Best Home Warranty Companies in Texas

First American Home Warranty is our top pick for Texas homeowners, thanks to coverage options that better fit the state's slab-leak risks and positive local reviews. Much of Texas sits on expansive clay soil that shifts with droughts and heavy rains, stressing buried plumbing and leading to expensive leaks under concrete foundations.

Home warranties also cover everyday appliances, like refrigerators and dishwashers, as well as your home's major systems, like AC and heating. In Texas, home warranty plans typically cost about $27.99 to $91.66 per month.

First American is the best home warranty company in Texas because it can address a problem that's common but expensive: plumbing leaks under a slab. Many warranties will cover the pipe repair, but draw the line at cutting into concrete and paying for the access work needed to reach the leak.

For homeowners in areas where soil movement is a real factor, First American's optional Plumbing Plus coverage can save real money. When a leak is encased in concrete, simply accessing the problem can cost as much as (or more than) the repair itself. We like that First American is structured to address this reality instead of treating it like an automatic exclusion.

First American plans cost $42.03 to $82.03 per month in Texas. They are all combination plans, meaning coverage includes appliances and systems. Service call fees are $100 or $125 (a lower service fee will result in higher monthly premiums).

    • Starter: Covers major systems like heating, plumbing, electrical and ductwork, common kitchen appliances and toilets. Monthly premiums are $42.03 to $47.03.
    • Essential: Includes everything in the Starter plan plus fans, garage doors, washers and dryers. Monthly premiums are $57.03 to $62.03.
    • Premium: Most comprehensive plan, covers everything in the Essential plan, plus hot/cold water dispensers and central vacuums. Monthly costs are $77.03 to $82.03.

These premiums are based on quotes we received for a three-bedroom, two-bathroom home in Houston.

To understand how First American Home Warranty performs for Texas homeowners, we looked closely at customer reviews. Punctuality and speed, technicians and customer service received the most positive feedback from local reviewers.

First American Home Warranty review breakdown by category

Texas homeowners often describe First American as a steady, long-term warranty provider, with many customers noting consistent approvals and a generally solid contractor network. That said, some reviewers also mention slower timelines when third-party scheduling drags on — especially when parts or specialized trades are involved.

    Best claims handling

    Old Republic Home Protection

    Old Republic Home Protection
    Plans available
    Basic, Deluxe and Elite
    Monthly premium range
    $50 to $80
    Service fees
    $100 or $125
    Labor guarantee
    None specified

Old Republic stands out for claims handling in Texas because reviewers frequently describe a smooth path from filing to completion. Customers often mention the quick assignment of technicians once a claim is accepted. They also mention repairs are approved, where other providers may quickly point to "settling" or "soil movement" to shut a claim down.

In a state where shifting ground is a routine reality, this comprehensive coverage means a plumbing claim can often move forward quickly. Just keep in mind that, like many providers, coverage for putting everything back exactly as it was (tile, flooring finish, cosmetic restoration) may be excluded or capped.

Old Republic plans start at $50 per month. All plans are combination plans, meaning coverage includes a selection of both appliances and systems rather than one or the other.

Service fees are either $100 or $125 — you'll have to decide if you'd rather pay a higher service fee and lower premiums each month or a lower service fee and higher monthly premiums. Contracts range from one to five years.

    • Basic: $50 a month (lower service fee) or $55 (higher fee). Coverage includes 22 basic systems and appliances.
    • Deluxe: $55 or $60, depending on your service fee. Coverage includes everything in the Basic plan plus six additional items.
    • Elite: $75 or $80 (varies by service fee). Coverage includes everything in the Deluxe plan, plus increased plumbing coverage.

To understand how Old Republic Home Protection performs for Texas homeowners, we looked closely at customer reviews. Punctuality and speed, technicians and customer service received the most positive feedback from local reviewers.

Old Republic Home Protection review breakdown by category

Many Texas reviewers describe Old Republic as efficient once a claim is in motion, often pointing to fast technician assignment and repairs that wrap up in a day or two. The most common friction point in reviews is the time it can take to reach customer service by phone, with some customers reporting long hold times.

    Cinch Home Services
    Plans available
Appliances, Built-in Systems and Complete Home
    Monthly premium range
    $38.99 to $66.99
    Service fees
    $100, $125 or $150
    Labor guarantee
    180 days

Cinch is our value pick in Texas because it can be a cost-effective middle ground for homeowners who want meaningful protection for common, expensive repairs. Its Repair Only plan is cheaper than most competitors, making it a good option if you don’t expect to need whole system or appliance replacements.

The trade-off, based on both plan structure and reviews, is that you'll want to read caps and exclusions closely. This is especially true for cosmetic restoration after access work and how quickly parts approvals move during high-demand seasons.

Base plans from Cinch start at $27.99 a month in Texas. Cinch offers service fees of $100 to $150. The lower the service fee, the higher the monthly premium.

    • Repair Only ($27.99 to $39.99): Covers repairs for both systems (like heating, plumbing and electrical) and appliances (like washers, dryers and ranges). This plan is strictly for repairs and has a $1,000 limit per covered claim; it does not cover full replacements.
    • Repair + Replace ($54.99 to $66.99): Includes everything in the Repair Only plan but adds coverage for replacements if an item cannot be fixed. It increases the coverage limit to $2,000 per appliance and includes a $500 reimbursement benefit for homeowners insurance deductibles.
    • Repair + Replace Premier ($77.99 to $89.99): The most comprehensive option, covering everything in the Repair + Replace plan plus outside water and gas lines. It also adds a $2,000 allowance for typically noncovered costs like permits, code upgrades and equipment disposal.

    Add-ons and discounts

    • Optional add-ons:
      • Septic tank and pumping: $4.58
      • Well pump: $12.50
      • Premier upgrade package: $12.50
      • Pool and spa (heater included): $22
    • Discounts: First month free in some cases
    Pros
    • Includes coverage for slab access
    • Covers unknown preexisting conditions
    • Quick response times
    Cons
    • Cosmetic repairs after access are excluded
    • Few add-on options

To understand how Cinch Home Services performs for Texas homeowners, we looked closely at customer reviews. Claims handling, technicians and customer service received the most positive feedback from local reviewers.

Cinch Home Services review breakdown by category

Texas reviewers often credit Cinch for a straightforward claim process, especially when using the online portal, and many describe repairs as efficient once a technician is assigned. The biggest complaints tend to show up around delays, particularly when the issue is urgent, like AC trouble or a failing water heater.

    American Home Shield

    American Home Shield
    Plans available
    ShieldSilver, ShieldGold and ShieldPlatinum
    Monthly premium range
    $29.99 to $89.99
    Service fees
    $100 or $125
    Labor guarantee
    30 days

American Home Shield is our pick for coverage variety in Texas because it tends to do better than competitors in the "gray areas" that often decide whether a claim is paid — things like rust, corrosion, sediment damage or pre-existing issues. For homeowners with older properties, hard water and high HVAC demand, those details can matter as much as the premium.

AHS also offers plans built around systems, appliances or both, plus higher-tier coverage for bigger budgets. The downside is cost: the more comprehensive options can get expensive, and some customers still report denials or out-of-pocket expenses for certain modifications.

Base plans from AHS start at $29.99 a month in Texas. You can choose a $100 or $125 deductible, but be aware that this affects your monthly cost. All plans have a total limit of $50,000 per agreement term.

    • ShieldSilver ($29.99 or $39.99): Covers 14 major systems, including heating, cooling, electrical and plumbing. This plan has a $5,000 limit per covered HVAC system.
    • ShieldGold ($49.99 or $59.99): Covers 24 appliances and systems, including kitchen and laundry equipment. It also has a $5,000 limit per covered HVAC system and limits each covered appliance to $2,000.
    • ShieldPlatinum ($79.99 or $89.99): The most comprehensive plan. It has the same HVAC system limit but raises the annual per-appliance limit to $4,000 and includes roof leak coverage up to $1,000.

The premiums above are based on quotes we received for a three-bedroom, two-bathroom home in Houston. The lower cost plan comes with a higher service fee.

    Add-ons and discounts

    • Optional add-ons
      • Septic pump: $4.99
      • Roof leak repair: $9.99
      • Well pump: $9.99
      • Guest unit: $12.99
      • Electronics protection: $14
      • Pool and spa: $20.99
    • Discounts: AARP and military service; $50 discount for covering multiple properties
    Pros
    • Approves plumbing failures caused by normal wear and tear
    • High HVAC limit ($5,000+) even with base plans
    • Covers rust, corrosion and sediment damage
    • Video chat support
    Cons
    • Low $1,000 limit for concrete access to slab leaks
    • Expensive high-tier plan

To understand how American Home Shield performs for Texas homeowners, we looked closely at customer reviews. Punctuality and speed, claims handling and technicians received the most positive feedback from local reviewers.

American Home Shield review breakdown by category

Texas customers frequently mention that AHS is easy to use online and that repairs move quickly once a contractor is assigned. At the same time, some reviews describe frustration when a claim is denied due to a noncovered modification or when a repair turns into multiple visits without a clear resolution.

Buying a home warranty in Texas is a pretty simple task as long as you understand what you’re getting into and make sure you’re buying the right plan for your needs and budget.

      Key insights

Given Texas' varied climate, a well-rounded plan covering major systems like AC and plumbing is a smart idea.

The average monthly home warranty cost in Texas is $61.55. Annual costs typically fall between $335 and $1,100. You will likely pay a service fee of $75 to $150 per claim.

How to choose a home warranty in Texas

To decide which Texas home warranty is right for you, start by considering the age and condition of your key appliances and systems. Compare what each plan covers, request quotes and look over sample contracts. Reading real customer reviews will give you insights into how companies handle claims and service appointments.

      1. Decide what coverage you need

Think about which parts of your home are most likely to need repairs. If your kitchen appliances are older but your HVAC and plumbing are new, an appliance-focused plan may be best. If you want protection for high-cost systems like heating, AC or electrical, a systems-only plan could save you money.

Combo plans give you both. Many Texans choose combination plans for complete peace of mind and higher coverage limits. If you live in areas like Dallas–Fort Worth, Houston or Austin, summer heat can put significant strain on air conditioning systems.

      2. Compare costs

Don’t just look at the monthly price — consider what you’ll actually pay if you have several claims. Every claim comes with a service fee, usually between $75 and $150, so it’s important to factor these in when comparing providers. Higher premiums can mean fewer out-of-pocket costs for big repairs.

Dana from North Richland Hills questioned the cost-effectiveness of their protection plan. “I pay $100 monthly, plus another $100 deductible. While it offers protection, there are numerous things not covered, like replacement parts for HVAC systems, which can drag out fixes for days.”

Check coverage limits too, since each plan sets a maximum payout for certain items. Add-ons, like roof leak or pool coverage, will increase your total price and are worth considering if you want extra peace of mind.

      3. Review sample contracts

Sample contracts are available online from most home warranty providers. These documents tell you exactly what’s covered, what’s excluded and how the claims process works. Pay attention to exclusions, coverage caps, cancellation fees and any fine print about preexisting conditions or improper installation.

Reading the sample contract line by line can also save you from surprises later. Mia in Dallas put it plainly: "You may think you know how it works due to experience with other places but they hide abnormalities in the contract and don't disclose upfront. Cons: You're in a contract even if you pay monthly. That's not disclosed upfront."

      4. Read customer reviews

Customer reviews are a valuable source of information about what happens after you sign up. Look for trends in how quickly companies approve claims, the professionalism of service technicians and the overall experience with support staff.

Reading reviews helps you see which providers are most reliable when you need them most. Positive feedback often points to smooth claims and quick repairs, while negative reviews may highlight surprise denials or hidden charges.

      Monthly or annual premiums

Paying for your plan annually can often save you money compared to monthly payments, so ask each provider about available discounts.

      Service call fees

Each time you file a claim, you pay a service call fee for a technician to visit your home and diagnose the problem. Home warranty providers usually charge $75 to $150 per visit.

Some companies let you choose your service call fee when you sign up. Choosing a higher service call fee typically reduces your monthly premium.

      Add-on coverage

Many home warranty companies allow you to customize your plan with add-ons not covered in the base plan. Add-ons range from $2 to $25 per month, depending on the item.

      Other home warranty cost factors

Home warranty prices vary widely depending on a few factors:

      • Home size: Companies charge more for larger homes.
      • Level of coverage: Cheaper home warranty plans generally cover fewer items.
      • Location: Location-related factors including local labor costs can affect what you pay.
      • Discounts: Many companies offer discounts (e.g., for multiyear plans) and other promotions.

Example: total annual home warranty costs

      • Systems and appliances combo plan ($48 per month): $576 per year
      • Add-on for well pump protection ($8 per month): $96 per year
      • Four claims ($90 service fee): $360
      • Total: $1,032 per year

What does a Texas home warranty cover?

A home warranty in Texas typically covers major systems and appliances that break down due to normal wear and tear. This includes HVAC systems, plumbing, electrical systems, water heaters and common kitchen appliances like refrigerators, ovens and dishwashers. Many plans also offer optional add-ons for items like pools, spas, septic systems and roof leak repairs.

Reviewers' experience filing home warranty claims in Texas

      • Robert in Spring likes the peace of mind that comes from a straightforward claim. He shared, “The process for a claim is super easy and the response is almost immediate along with updates and info on who will be the designated repair company.” With that fast coordination, the monthly cost feels like a smart tradeoff versus a sudden big bill.

Key takeaway: Fast, simple claims make monthly payments feel worthwhile

      • Craig in College Station expected a straightforward claim, but says the process dragged on, and the back and forth kept adding days. In his words, “Every time information is provided to them it takes 24-48 hours for them to respond.” For him, that delay meant living without AC far longer than felt reasonable.

Key takeaway: Slow claim processing can turn repairs into a long wait

      • Ashley in Spring expected her claim to go through, but each visit ended the same way. “They deny every claim,” she says, adding that even three different repairmen told her they had “NEVER seen a claim approved.”

Key takeaway: Repeated denials can make coverage feel pointless

      Home warranty regulations in Texas

Home warranties, also known as service contracts, are regulated by the Service Contract Regulatory Act in Texas. As of Sept. 1, 2021, this act is enforced by the Texas Department of Licensing and Regulation (TDLR).

According to the Service Contract Regulatory Act, warranty companies in Texas must maintain one of these three financial security items in order to protect consumers:

      • A reimbursement insurance policy
      • A funded reserve account and a security deposit
      • A net worth of at least $100 million

Each customer in Texas must, by law, be given their own copy of the service contract with enough time to cancel and receive a full refund. Service contract providers also have to allow buyers to cancel their service contracts at any time.

If you cancel before the 31st day of your contract, you're eligible for a full refund with no cancellation fee (minus any claims paid). If you cancel after that, the warranty company must give you a prorated refund, and they can charge up to $50 in cancellation fees.

If you have an issue with your home warranty company, you can provide a statement to the TDLR.

      FAQ

Is a home warranty worth it in Texas?

It depends. In many cases, homeowners find the cost of the warranty worth it just for the peace of mind it provides. Some people even save thousands of dollars on covered repairs or replacements. However, that’s not always the case; in some situations, you may end up spending more for the warranty than you would have for a repair.

If you’re on a tight budget and think one or two unexpected repairs could really harm you financially, a home warranty can help you budget in a more predictable way.

Is a home warranty required in Texas?

No, a home warranty is not required in Texas. In short, you don’t need a home warranty. These are completely optional service contracts designed to help cover some of the costs of homeownership.

While they’re not required in the way that homeowners insurance often is, they can offer a few benefits, including:

      • Protection against large, out-of-pocket repair bills
      • A simplified way to budget for home repairs
      • Access to a network of contractors (especially helpful if you’re new to Texas)
      • Guarantees on service after it's completed
      • Incentive for homebuyers

If these are things that are important to you, a home warranty might be a good idea.

» LEARN MORE: How much does appliance repair cost?

What’s the difference between a home warranty and homeowners insurance?

Home warranties and home insurance policies are two distinct forms of protection. Homeowners insurance is required by mortgage lenders and covers damage to your home and belongings due to events like fires, storms and theft.

A home warranty, on the other hand, is optional and covers repairs or replacements for appliances and systems that break down due to normal wear and tear.

» COMPARE: Home warranty vs. home insurance

Do home warranties in Texas cover older systems and appliances?

Many home warranty plans in Texas do cover older systems and appliances, provided they meet the company's eligibility requirements and did not have a known preexisting condition. If your appliance or system fails due to normal wear and tear, most warranties will still honor the claim. It’s useful to review any plan exclusions or age limits — some companies place additional restrictions on units past a certain age.

Can a home warranty be transferred to a new homeowner in Texas?

In many cases, yes, home warranties are transferable. Most home warranty contracts in Texas allow the transfer of coverage to a new owner if you sell your home. The transfer process often requires notifying the warranty provider and completing a short form or updating the contract details. This can actually add value for a potential homebuyer.

      Methodology

The ConsumerAffairs Research Team used a data-backed process informed by expert editorial judgment and verified customer reviews. We started with home warranty companies available in Texas, then evaluated which performed best for local residents.

Here's how we scored each company:

      • Plumbing and slab access (40%): Texas's expansive soil often causes ground movement that snaps plumbing lines buried beneath the foundation. We scored companies with high coverage limits for slab access (the cost to break through and restore concrete) much higher than those that strictly cover the plumbing repair while excluding the expensive excavation work.
      • Local satisfaction rate (35%): Reviews from real customers in Texas are worth more than a company's nationwide reputation. If a company has a poor technician network locally or frequently denies Texas homeowners' most frequent complaints, we capture that in our review analysis.
      • Cost (10%): To compare apples to apples, we looked at the lowest-priced comprehensive plan each company offers in Texas. We also considered the lowest service fees each company offers.
      • National satisfaction rate (10%): To get a broader picture of how each company performs in specific aspects, we looked at national reviews. In this way, we could see who, overall, has the highest ratings for these seven satisfaction drivers:
        • Technician quality
        • Customer service
        • Claims handling
        • Punctuality and speed
        • Coverage
        • Value
        • Refunds and payouts
      • Additional benefits (5%): We rounded out our analysis by considering how many plans and service fee options each company offers (flexibility), labor guarantees and the availability of extra benefits like roof leak repair coverage and HVAC tuneups.

Note: Each superlative emphasizes certain factors more than others. For example, the "Best value" superlative weights cost at 20%, while "Best claims handling" gives more weight to reviews that mention the claims process and customer service.
