What is Select Home Warranty?

Select Home Warranty is a privately held company operating in the home warranty industry since 2012. It provides service contracts that cover the repair or replacement of major home systems and appliances, such as heating, cooling, plumbing, electrical systems and kitchen appliances.

The company operates on a subscription model where homeowners pay a monthly or annual premium in exchange for coverage. Contracts are renewable each year, with discounts available for multiple-year coverage.

How does Select Home Warranty work?

If there’s an issue with any covered appliance or system, you file a claim. You will pay a service fee, and then Select Home Warranty (or a contractor working on its behalf) will repair or replace your appliance or system. Claims must be filed within three days of discovering the problem.

To file a claim with Select Home Warranty, follow these steps:

  1. Contact Select via phone or email, or submit a claim online.
  2. Select will contact an independent contractor to provide repairs within two business days (up to four days if you make a claim during a weekend or holiday).
  3. You pay a service call fee to the contractor (starting at $75). If the repair is covered by your warranty, Select covers the rest of the cost.

Compare Select Home Warranty coverage

Select Home Warranty has three coverage plans:

  • Bronze Care covers eight major home appliances
  • Gold Care covers six major home systems
  • Platinum Care covers systems and appliances plus plumbing stoppages, garage door openers and ceiling fans

Here are the items covered under each of Select Home Warranty’s plans.

Select Home Warranty costs

As of publishing, Select Home Warranty’s rates range from $60.42 to $63.75 per month — a little higher than average home warranty costs, which range from about $30 to $90 a month.

You'll pay a service call fee every time a technician comes out (even if the issue isn't covered). Select Home Warranty’s service fees are $75 to $100.

Bronze CareGold CarePlatinum Care
Plan typeAppliancesSystemsCombo
Monthly cost$60.42$60.42$63.75
Yearly cost$629.99$629.99$674.99

Some home warranties have a “service recall period,” waiving the service call fee for any repeat visits for the same issue within a certain time frame. Select Home Warranty does not offer this. You must pay the service call fee each time a technician comes to your house.

Add-on coverage costs

The home warranty company also offers some nice-to-have optional add-on coverage plans.

Prices are based on quotes for a home in Houston and are accurate at the time of publishing.

Discounts

Select Home Warranty offers discounts for multiyear coverage plans. Select also offers periodic discounts. For example, when getting our quote, we received a discount for two months free and $150 off.

Select Benefits Program

Select Home Warranty recently introduced its Select Benefits Program, which is designed to provide additional value beyond traditional home warranty coverage. The program offers members discounts of up to 75% on everyday purchases from participating retailers and service providers. Members can also earn cash back rewards on eligible purchases.

The program includes access to a nationwide network of savings opportunities not limited to home services. By combining these benefits with standard warranty coverage, Select Home Warranty aims to expand the overall value of membership for homeowners, renters and businesses.

Select Home Warranty coverage limits

Many home warranty contracts will specify a coverage limit or cap, which is the most the company will pay out per item or per contract term. If the cost of a repair or replacement exceeds the set dollar limit, you are responsible for making up the difference to get the item fixed.

Select Home Warranty specifies the following replacement allowances in the contract:

Select Home Warranty coverage exclusions

Warranties generally don’t cover preexisting conditions, cosmetic issues or item upgrades. Select Home Warranty’s terms and conditions specify it does not cover anything related to hazardous materials like asbestos, lead or gas leaks. It also doesn't cover damage that’s the result of an act of nature or due to previous improper care, installation or failure to properly maintain a system or appliance. The following are general exclusions to covered appliances and systems:

  • Shelves
  • Door handles
  • Doors
  • Hinges
  • Knobs and buttons
  • Door seals
  • Freon
  • Damage from a freon leak
  • Displays
  • Latches
  • Timers
  • Leveling equipment
  • Clogged drains or lines
  • Cosmetic issues
  • Gaskets
  • Leak searches
  • Lights
  • Noise
  • Refrigerants
  • Valves
  • Dispensers
  • Installation
  • Electrical failures and upgrades

Sometimes, parts or components of a covered home system or appliance are not covered. For example, Select Home Warranty lists the following exclusions for its dishwasher coverage: control board pump, switches, drain pump, temp control, heating elements and drain lines.

A full list of exclusions can be found in Select Home Warranty’s terms and conditions, which will be listed in your contract.

My wife and I are in process of selling our Florida Golf Course Condominium and looking for ways to differentiate our Condo from others being sold... The usual Real Estate marketing needs work... I was a Massachusetts Real Estate Owner Broker before I retired and used Home Warranties on properties I listed. So I started an open search for a Home Warranty Company for our Florida Condo... The very first feedback I received was from one of "Select Home Warranty's" agents and we got to talking... He was very helpful and the various warranty packages Select Home Warranty offers seemed quite good for my needs.

I finally settled on a 3-Year Platinum package that will provide my wife and I a good service while we are selling our FL home and is transferrable to the Buyer of our Condominium as of the date of transfer. It is a great marketing tool for both those selling their homes, for buyers to have the satisfaction that anything can fail any time, but the big expense is covered. Works just like any other warranty company, sends requests to nearest repair company. Follow ups are good. They help with scheduling or even reassigning. There are challenges like not getting paid enough for replacement, repair technician quality may not be best as you don't get to choose, but overall they do what they promise. They are relatively cheaper compared to competitors. Keeps me peaceful knowing that I have someone to call when anything breaks.

      Few instances:
      1. For a fridge issue they said repair is expensive, but offered $250 for a 10K built in fridge. Upon calling and escalating someone sent mail to help, but by then fridge was working fine so did not utilize. But believe replacement cost for old appliances prorated by age will be super low.
      2. Again for fridge, fixed a water line leak with no issues.
      3. HVAC issue, one visit, replaced capacitor, fixed.

      4. Dryer issue, diagnosed to be vent blockage, did not fix, but at least helped me with next steps.

I called SHW as directed by the website. The man who answered my call was direct and to the point. I asked questions because I have never had a home warranty on any property I have ever owned. I just asked basic questions and he answered my questions but that's it. He really didn't provide any additional information. Definitely wasn't a salesman, so no pushy sales. I asked if I paid monthly and then decided to pay annually how much it would cost. He stated $525/yr., however when I received the contract it states $600/yr. So, that's not a savings at all. All in all he answered my elementary questions because I didn't know what to ask about the service. He was polite, spoke English, and knew how to process my payment....so there's that. I honestly had never checked into a home warranty before, or called another company, so I hope it was a good decision.

Mr ** was very helpful explaining the various plans and durations of each along with the costs. He answered all my questions. I was hesitant at first but after being offered various different options I decided to go with Select Home Warranty. The salesman also told me about various potential discount plans that I was qualified for. Each one had its merits and I ultimately decided to go with a plan that worked best for my needs. I received a confirmation email from Mr ** and then was asked to fill out a review about how I was treated. I received further emails directing me to open up my account on Select Home Warranty's web page and upon doing that I was able to access my warranty documents and download them to my computer. All in all, a very straightforward transaction.

I recently contacted Select Home Warranty, and the experience stood out immediately. Their phone representatives were genuinely courteous, patient, and professional, which is something I rarely experience with other warranty providers. From the moment the call began, the agent took the time to listen, explain coverage clearly, and make sure every question was answered without rushing or transferring me around.

What impressed me most was the respectful tone and willingness to help. With many other warranty companies, you often feel dismissed or pressured, but Select Home Warranty’s team showed real customer care. They treated me like a valued client, not just another call in the queue. Overall, Select Home Warranty provided exceptional service, and the difference in treatment compared to other warranty companies was noticeable. If you value professionalism and a smooth customer service experience, they are absolutely worth considering.

Don't expect them to fix your issues. They are closing the case without your permission. My LG washer wasn't working properly and They send the technician from LG. The person without doing any diagnosis he said it is working good. Then I sent a video to that person to show the issue. He said it is the shock absorber issue, and they discontinued this product. I asked the to fix with universal part. The Select Home Warranty sent LG tech again and the tech didn't come.

I sent the video to SHW and they said we listen only the LG tech. So there is no customer services. They don't believe you. I believe they are making business with LG or other companies and making a report that everything is working well, and LG get avenue to sell the new product. SHW get 80 usd you don't pay to LG. Normally you have to pay to technician. Don't waste your money on a warranty. Instead find the technician who can really fix it. My friend bought new washer and SHW didn't fix it and the tech came and they did only reprogramming and it work now. Otherwise she had to buy new washer.

I am extremely disappointed with my experience. We purchased a home warranty policy that includes HVAC/air conditioning systems. However, when I submitted a claim for my leaking HVAC unit, the claim was automatically denied without even sending a technician to inspect the problem. It is very misleading to advertise HVAC coverage only to deny claims based on exclusions that were never clearly explained upfront. If there are limitations that prevent coverage for common HVAC issues like leaks, those exclusions should be transparent before customers purchase a policy, not after they file a claim.

To make matters worse, the customer service representative tried to explain how I could fix the issue myself. That completely defeats the purpose of paying for a home warranty. I pay for professional service from qualified technicians, not DIY advice over the phone. This experience has been frustrating and has left me feeling misled. Based on how my claim was handled, I will be canceling my policy and would not recommend this company to others.

I wouldn’t recommend Select Home Warranty to anyone. They don’t cover much and charge a lot for service they don’t provide. Keep your money in your pocket and don’t use this company. They charged us $420 for the year and will only refund us $180 and are charging us a $75 cancellation fee.

Out of all my claims over the last 3 years, none of them has been worth anything. They almost never can find a technician. The whole object for having a warranty is to make it easier on your pocket if something happens. I have had bad experiences on all occasions from items not being covered to items being covered but too old to be worth anything. I just had a claim put in on my ac unit first they tried to say it was installed incorrectly, it lasted 29 years that way then I had my technician on the phone with me then they said they still said the same thing after my technician had carefully explained it to them. I mentioned that I would sue them they they called my technician and when I called them back, they told me they would pay the claim but not 9000 but 600 and some change because my unit was too old. My recommendation is you should never waste your money on Select Home Warranty because they refuse to pay claims no matter what.

Scam!!! Nightmare!!! They won’t pay! Negative trillion point for them! They are evil! They will lie and not wanting to help and pay! If you want to be ill and have a heart attack, just talk to their managers and customer representatives! They said you are approved for a big amount and then they only email my technician $103 and so if you ask them to check it, you will just go back-and-forth even if my technician even texted me their email and they will lie about sending a different email to your technician. My technician is so nice that he even told me that select definitely won’t pay. They will only pay always about $50-$100 if you want to get trained how evil works in this world talk to their customer representatives. They are trained to lie to belittle you. They are unprofessional, discriminatory and racist. They are ready to go down to the lowest most disrespectful way of communication just to not pay.

Their tactic is questioning you back. For you to admit. That of what they’re focused on let’s say they would even accuse you of cursing them. They’ve asked me if I have mental health issues. Such unprofessional people. Their tactic is they will not type in any notes even if you called 10 times for the request, they will tell you that none of the reps typed in the request of only one issue because they were asking for inspection per each toilet bowl sink and bathtub. In my case they said just for inspection is $200 per each. So it will be 600 just for that since I did not know at first that they were cruel. I intentionally called four times to make sure it is just the toilet bowl so that I will just be charged for $200 and yet they said no one typed in my request and the managers two of them told me and gave me back the question so you mean to say that’s their tactic.

They will tell you and throw you back a question stating a lie. They will tell you so you mean to say none of the customer reps type in anything. Yes, they are ready for that lie so if you’re brave enough to choose Select, make sure you are ready for them not to pay. Make sure you are ready to have a heart attack and spend 1 to 2 hours for call and make sure before you hang up you tell them to read the typed in notes all the time because yes they will intentionally not do their part because they don't want any trace of your conversation especially if you're telling them you did your part!!! I have learned how to cover myself and protect myself from evil people just by talking to select managers because there is so trained to be evil and liars. They’ve studied how manipulation and lying and narcissistic behaviors work and trick people!!!

If you’re a good person and naïve, you will not have a chance it's like meeting hell and hearing the devil for real!!! Yes they are the best… the best in lying and covering up their company and manipulating people!! So again they will not pay. They will be full of egoistic so if you want peace of mind and good customer support not them!!! Run!!! Scam!!! I uploaded what the technician sent and they will lie about wanting to pay for 500-1000. The technician said they will only pay always 50-100!!!
