What is Select Home Warranty?

Select Home Warranty is a privately held company operating in the home warranty industry since 2012. It provides service contracts that cover the repair or replacement of major home systems and appliances, such as heating, cooling, plumbing, electrical systems and kitchen appliances. The company operates on a subscription model where homeowners pay a monthly or annual premium in exchange for coverage. Contracts are renewable each year, with discounts available for multiple-year coverage.

How does Select Home Warranty work?

If there’s an issue with any covered appliance or system, you file a claim. You will pay a service fee, and then Select Home Warranty (or a contractor working on its behalf) will repair or replace your appliance or system. Claims must be filed within three days of discovering the problem. To file a claim with Select Home Warranty, follow these steps:

  1. Contact Select via phone or email, or submit a claim online.
  2. Select will contact an independent contractor to provide repairs within two business days (up to four days if you make a claim during a weekend or holiday).
  3. You pay a service call fee to the contractor (starting at $60). If the repair is covered by your warranty, Select covers the rest of the cost.

Select Home Warranty costs

As of publishing, Select Home Warranty’s rates range from $60.42 to $63.75 per month — a little higher than average home warranty costs, which range from about $30 to $90 a month.

You'll pay a service call fee every time a technician comes out (even if the issue isn't covered). Select Home Warranty’s service fees are $75 to $100.

Some home warranties have a “service recall period,” waiving the service call fee for any repeat visits for the same issue within a certain time frame. Select Home Warranty does not offer this. You must pay the service call fee each time a technician comes to your house.

Select Home Warranty coverage limits

Many home warranty contracts will specify a coverage limit or cap, which is the most the company will pay out per item or per contract term. If the cost of a repair or replacement exceeds the set dollar limit, you are responsible for making up the difference to get the item fixed.

Warranties generally don’t cover preexisting conditions, cosmetic issues or item upgrades. Select Home Warranty’s terms and conditions specify it does not cover anything related to hazardous materials like asbestos, lead or gas leaks. It also doesn't cover damage that’s the result of an act of nature or due to previous improper care, installation or failure to properly maintain a system or appliance. Sometimes, parts or components of a covered home system or appliance are not covered. For example, Select Home Warranty lists the following exclusions for its dishwasher coverage: control board pump, switches, drain pump, temp control, heating elements and drain lines.     I just signed up for a home warranty with Select. I often regret the multiple call backs that immediately begin as soon as you query the internet for estimates but the representative was very personable and thorough. There was no pressure to sign on and the coverage is more comprehensive than what I currently have. I have friends that are reluctant to have a home warranty because it feels like money being spent before a need arises but that's the beauty of it, it will be there when a repair for a covered item is needed.

    Back to the representative, there was no pressure to purchase and he took the time to answer all of my questions in great detail as I asked about what exactly was covered in each category. I am very optimistic especially bc I can use my own technicians as long as they are licensed and I get approval prior to any repair beginning. My dissatisfaction with prior home warranty companies was the delay in finding a technician within a reasonable time. This one allows me to use my own technicians! And there is a roof leak option. That's great..

      The customer service representative was great and very polite but the person they sent to repair my air conditioner was terrible. He seemed to know that a Freon leak wasn’t covered but didn’t say that. Instead he touched the outer unit and claimed I needed 1&1/2 pound of Freon at around $500. “If it wasn’t covered.” He didn’t wait for me to get the code to my roof, instead, he said he would contact SHW and find out if it was covered or not. He called me back 2 weeks later to say it wasn’t covered but I could purchase through his company.

      I had another company look at it and said he highly doubted I needed that much Freon if any, nor could that be confirmed without checking the unit both in my apartment or the roof. He looked at and did not think I needed Freon but couldn’t tell until the temperature raised and offered to come back free of charge when he could check how quickly the temperature raised free of charge. So far my unit is working, no thanks to the person sent.

      I opened this claim because the thermostat isn't functioning correctly. I asked about using a contractor I have done business with. SHW pushed back saying they prefer to use contractors who know the claims process. OK, they contacted a contractor and made an appointment that didn't work for us. I called them and they conference me with the contractor. We agreed on 3/27 between 1pm and 5pm. No show and no call. I emailed SHW on 3/28 explaining this and said, "Because of the lack of professionalism and courtesy I wouldn't do business with this person." No response.

      I called 24 hours later on 3/29. I spoke with Omar and explained all of the above in detail. Omar was very polite and eager to assist. He asked me to hold for a few minutes. Omar got back on the line and said the contractor could be at the house today or Monday. The same guy who I explained that I wouldn't use? He clearly wasn't listening to what I said. I told him no and asked him to get us a different contractor.

      You know how they say when something sounds too good to be true, well, say hello to Select Home Warranty. Because I have never used a warranty company and had American Home Shield for a number of years without a claim, I wasn't prepared for the song and dance I received when requesting coverage on my AC system.

      Although I had routine service done on my AC system, I only had one of the routine service invoices to show. I did not know the questions to ask when I signed up for SHW. When my claim was rejected, I was told that on page 10 section 6 explained the coverage. Perhaps, they should have sent the coverage document when I signed up. I made a mistake by switching from American Home Shield before knowing the exclusions. You see, my sister had AHS for years and never had issues with exclusions but AHS was slightly higher and I chose saving a few bucks by signing up with SHW. I will wait for the class action to appear and try to get my money back.

      Do not believe anything they promise in regard to covering your belongings. I have multiple recordings and two years of experience proving that they lie to get your business.

      1. Claim they cover and replace old appliances-they don’t! They will deem the item as too old or not worthy to be fixed and send you $150 towards a new appliance. I experienced this first hand with my washer, dryer and stove. When I reminded them that’s not what they said when I signed up they told me it was in the ‘fine print’, which you don’t get to see until you sign up!

      2. Claim they have many contractors in your town and sending someone out quickly won’t be a problem-not true. Contractors can’t stand them. They don’t communicate with each other and while SHW says one thing, the contractor will say something completely different. Starts with trying to book an appointment. SHW will send out a form for you to select 3 days and times that work for you. The contractors have no access to that and will come on a completely different day and time not considering your preferences at all if it doesn’t fit their schedule.

      3. Two winters ago we had to wait over 2 weeks to get someone out to fix our heater. Our house was 50F for 2 weeks!
      4. This past winter we had a toilet leak. Company came out and just replaced the wax ring. A contractor friend looked at the pictures and said the flange should be replaced as well otherwise a pipe could burst. I called the HSW plumber and he said all HSW covers is the wax ring.

      5. If they can’t find a contractor to come do a diagnostic check they tell you to get your own done and they will reimburse you. Still waiting for my reimbursement, two years later. When I asked for it they said they never promised me a reimbursement.

      6. You have to go through MULTIPLE steps to receive your claim check ($150). First they send out an email saying a check has been approved. Keep reading your email because at the very bottom you have to click on a link to confirm you want the check. Then comes another email at some point and you have to click on a link AGAIN for the check to be processed. Then you have to make sure the check actually arrives. You may forget about it though because it takes up to three weeks to receive it. Mine never came. After multiple emails and phone calls, 6 months later, I finally got my $150 check. Worth all this trouble? Probably not, but at that point it became a principle because by now I have figured out how they make their money - they count on busy people not bothering reading their small printed emails, clicking on links and waiting for their checks.

      This company is extremely misleading and dishonest. When they sell the policy, they advertise it as “full coverage” for appliances — washer, dryer, refrigerator, HVAC system, water heater, and more. Everything sounds covered when they take your money. But the moment you file a claim, they suddenly say “this specific part is not covered” and point you to some fine print section in the policy. This is nothing but a trap.

      How is a normal customer supposed to know every internal part installed inside an appliance? Am I expected to open my washer, dryer, refrigerator, or HVAC system just to identify part numbers before buying insurance? That is completely unreasonable and unrealistic. They sell coverage by appliance name, not by individual parts — but deny claims by hiding behind technical exclusions. This is a classic bait-and-switch tactic. Very bad experience. Waste of money. Do NOT buy insurance from this company under any circumstances. Unfortunately, there is no option to give negative points. If there was, this company would receive it.

      BEWARE of this company. I purchased a policy after speaking to a representative. The fine print on the policy was different than what I was told. The sales rep kept telling me mine was a VIP policy and the clauses in the contract wouldn't apply to me, but wouldn't put that in writing in the policy. I explained that section paragraph 10.1 listing their limitations on repairs or appliances would be the clause to be enforced if it came to the claim, not the trust me, that clause doesn't apply to you wasn't good enough for me. I asked for the policy to be cancelled and I was then ghosted by the original sales rep. I called and after an hour long conversation I was told the policy would be cancelled and I would receive a full refund.

      A week passed and I hadn't received anything so I called again. This time the person I spoke to told me the cancellation had been cancelled by a manager because he wanted to speak to me. I told him I don't need to speak to anyone else, I wanted the policy cancelled immediately. I was told again that the policy had been cancelled and I would receive an email confirming this within 1-2 business days. I waited and received nothing. I called again and a new "customer loyalty" representative fought me on cancelling the policy. He did confirm the previous person hadn't cancelled the policy. After 25 minutes on the phone, he finally said he would cancel the policy and that I would get an email in 1-2 business days. I think they were trying to drag it out past the 30 day cancellation clause in the contract but I was not going to play that game. I finally had to call my credit card company and dispute the charge so I could get my money back.
