What is Select Home Warranty?

Select Home Warranty is a privately held company operating in the home warranty industry since 2012. It provides service contracts that cover the repair or replacement of major home systems and appliances, such as heating, cooling, plumbing, electrical systems and kitchen appliances.

The company operates on a subscription model where homeowners pay a monthly or annual premium in exchange for coverage. Contracts are renewable each year, with discounts available for multiple-year coverage.

How does Select Home Warranty work?

If there’s an issue with any covered appliance or system, you file a claim. You will pay a service fee, and then Select Home Warranty (or a contractor working on its behalf) will repair or replace your appliance or system. Claims must be filed within three days of discovering the problem.

To file a claim with Select Home Warranty, follow these steps:

  1. Contact Select via phone or email, or submit a claim online.
  2. Select will contact an independent contractor to provide repairs within two business days (up to four days if you make a claim during a weekend or holiday).
  3. You pay a service call fee to the contractor (starting at $75). If the repair is covered by your warranty, Select covers the rest of the cost.

As of publishing, Select Home Warranty’s rates range from $60.42 to $63.75 per month — a little higher than average home warranty costs, which range from about $30 to $90 a month.

You'll pay a service call fee every time a technician comes out (even if the issue isn't covered). Select Home Warranty’s service fees are $75 to $100.

Some home warranties have a “service recall period,” waiving the service call fee for any repeat visits for the same issue within a certain time frame. Select Home Warranty does not offer this. You must pay the service call fee each time a technician comes to your house.

Select Benefits Program

Select Home Warranty coverage limits

Many home warranty contracts will specify a coverage limit or cap, which is the most the company will pay out per item or per contract term. If the cost of a repair or replacement exceeds the set dollar limit, you are responsible for making up the difference to get the item fixed.

Warranties generally don’t cover preexisting conditions, cosmetic issues or item upgrades. Select Home Warranty’s terms and conditions specify it does not cover anything related to hazardous materials like asbestos, lead or gas leaks. It also doesn't cover damage that’s the result of an act of nature or due to previous improper care, installation or failure to properly maintain a system or appliance. The following are general exclusions to covered appliances and systems:

Sometimes, parts or components of a covered home system or appliance are not covered. For example, Select Home Warranty lists the following exclusions for its dishwasher coverage: control board pump, switches, drain pump, temp control, heating elements and drain lines.

The very first feedback I received was from one of "Select Home Warranty's" agents and we got to talking... He was very helpful and the various warranty packages Select Home Warranty offers seemed quite good for my needs.

    I finally settled on a 3-Year Platinum package that will provide my wife and I a good service while we are selling our FL home and is transferrable to the Buyer of our Condominium as of the date of transfer. It is a great marketing tool for both those selling their homes, for buyers to have the satisfaction that anything can fail any time, but the big expense is covered.       Works just like any other warranty company, sends requests to nearest repair company. Follow ups are good. They help with scheduling or even reassigning. There are challenges like not getting paid enough for replacement, repair technician quality may not be best as you don't get to choose, but overall they do what they promise. They are relatively cheaper compared to competitors. Keeps me peaceful knowing that I have someone to call when anything breaks.

      Few instances:
      1. For a fridge issue they said repair is expensive, but offered $250 for a 10K built in fridge. Upon calling and escalating someone sent mail to help, but by then fridge was working fine so did not utilize. But believe replacement cost for old appliances prorated by age will be super low.
      2. Again for fridge, fixed a water line leak with no issues.
      3. HVAC issue, one visit, replaced capacitor, fixed.

      4. Dryer issue, diagnosed to be vent blockage, did not fix, but at least helped me with next steps.

      I called SHW as directed by the website. The man who answered my call was direct and to the point. I asked questions because I have never had a home warranty on any property I have ever owned. I just asked basic questions and he answered my questions but that's it. He really didn't provide any additional information. Definitely wasn't a salesman, so no pushy sales. I asked if I paid monthly and then decided to pay annually how much it would cost. He stated $525/yr., however when I received the contract it states $600/yr. So, that's not a savings at all. All in all he answered my elementary questions because I didn't know what to ask about the service. He was polite, spoke English, and knew how to process my payment....so there's that. I honestly had never checked into a home warranty before, or called another company, so I hope it was a good decision.

      Mr ** was very helpful explaining the various plans and durations of each along with the costs. He answered all my questions. I was hesitant at first but after being offered various different options I decided to go with Select Home Warranty. The salesman also told me about various potential discount plans that I was qualified for. Each one had its merits and I ultimately decided to go with a plan that worked best for my needs. I received a confirmation email from Mr ** and then was asked to fill out a review about how I was treated. I received further emails directing me to open up my account on Select Home Warranty's web page and upon doing that I was able to access my warranty documents and download them to my computer. All in all, a very straightforward transaction.

      Connor did a great job ensuring that all my questions were answered and that I fully understand the coverage. He also made certain that I received the best price for the coverage and that everything in my home was including in the policy including both HVAC systems. The only thing that I felt should have been included in the policy was the preventive maintenance for the HVAC systems. This is the only area that should be included in the coverage. Lastly, the warranty does not cover whole house fans or sewage lift stations that are part of many homes in my area and are a standard part of the home plumbing system. I highly recommend Connor and Select Home Warranty as they cover more than other warranty companies and at one of the best prices per month that I have found. They also lock their price and service fees for the life of the warranty something other companies will never match.

      Most home warranty companies don’t offer coverage until 30 days after signing up, this company charged me those 30 days without the coverage! Then when I decided to cancel plan, they charge $75 cancellation fee, and they cancel immediately, even though, they had charged me for another 30 days! So basically, monthly price was not too bad but they charged extra first & last month so not much savings at the end! Their service when I needed it was mediocre and they didn’t cover a plumbing issue despite the fact that the plan I had was supposed to cover plumbing.

      Buyer beware of lying sales reps. They tell you 100% lies of what is. Covered and total limits of liability. Make sure you read contract to verify all the lies they tell you just to have you sign up. Thank God I did and I'm canceling for sure. Go with American Home Shield instead. Much better liability limits and also includes unknown preexisting conditions or improper installations that are unknown and which causes breakdowns and no need to supply maintenance receipts.

      Most frustrating experience. Quoted great price. First service call, no show, no return call 7+ days, plumbing issue. Finally got a live rep instead of dashboard process. Issue fixed next day. Decided to go back to AHS, even at higher cost. Sent email to cancel. Reply said I had to call to cancel. Called. Told the new month had just bill and I couldn’t cancel until next month. Called today, before my billing date and told it is now costing me $75 fee to cancel and then hammered for 15 minutes on the reasons I should keep the service with me still saying just confirm you have cancelled the service. So difficult to do business with them.

      The phone Reps tries to be accommodating, but the company policies are definitely not customer oriented. EVERY REQUEST OR ASSISTANCE NEEDED, DOWN TO GETTING A COPY OF YOUR CONTRACT TAKES 24 TO 48 hours. Poorly run company.

      I am not satisfied with the service that this company offers. They will send a technician out for your claim to say that they are handling the problem but they will somehow access the problem to state the repairs are not covered under the warranty. This is the worst company that I have encountered due to them not fixing anything ever. Please spend your money wisely and find another as they are not it if you want to be satisfied. DO NOT USE (SELECT HOME WARRANTY), they will not repair or give you minimum for your repairs.
