About BFS Home Warranty

Broward Factory Service (BFS) Home Warranty has been in business for over 40 years and provides home warranties in four states: Arizona, Florida, Nevada and Texas. BFS operates 16 local service centers and provides its own service technicians for service calls. The company offers three package options and a variety of add-on services, including a no-deductible option that doesn’t require a fee for service calls. Home warranty plan packages start at $300 and range up to $750 per year before add-ons.

BFS Home Warranty coverage and plans

Home warranties from BFS are valid for 12 months from the purchase date or receipt of the contract, as applicable. BFS has three plans: Basic, Deluxe and Premium. It also offers a number of add-on services you can add to any plan. Plans start at $300 and top out at $750 if no extras are added to the package.

The Basic and Deluxe plans charge a $75 fee per service call. The Premium plan includes “no-deductible” coverage, which means there’s no added service call fee. The no-deductible option can be added to the Basic and Deluxe plans for $200, so you can save money if you expect to have multiple service calls.

BFS employs its own service technicians, so you can’t use your own contractors. BFS initiates service calls within 48 hours after you file a claim, unless you’ve added on emergency coverage. If you do have emergency coverage added to your BFS Home Warranty plan, service calls are initiated within 24 hours of the claim.

What does BFS Home Warranty not cover?

There are several important things that BFS doesn’t cover. First, BFS Home Warranty doesn’t cover roof leaks and repairs. Unknown preexisting conditions are covered, but not for the first 30 days of every warranty contract.

However, coverage may be available for preexisting conditions if a home inspection was completed within 60 days prior to the start of the warranty contract. You also only get plumbing coverage in three bathrooms. Plus, only functional components and parts are covered for most systems and appliances.

BFS Home Warranty cost

BFS home warranties are priced annually, and payment is typically due at the time of purchase. Monthly payment plans are available for existing homeowners, and financing is offered in collaboration with Wells Fargo Bank.

Plans start at $300 annually. The Basic and Deluxe plans require a $75 service call fee, but the Premium plan has no service call fee.

BFS Home Warranty doesn’t have any advertised discounts. But if you purchase either the Premium plan or add on the no-deductible option, you won’t have to pay for service calls — no matter how many calls you make during the term of your contract.

Compare with competitors

Overall, BFS offers competitive pricing on its plans and add-on coverage, especially if you’re looking for a home warranty for a single-family home. BFS beats out many competitors with lower service call fees ($75) and the option to forgo service fees altogether. Coverage for unknown preexisting conditions is another perk not all home warranty companies offer.

The biggest downside to BFS Home Warranty is that it’s only available in Arizona, Florida, Nevada and Texas (and Arizona and Nevada each have only one brick-and-mortar location). However, that limited coverage area allows the company to operate its own service call centers, trucks and equipment. It also exclusively uses and trains in-house technicians, which isn’t common among home warranty companies.

BFS Home Warranty's cancellation policy

Customers can cancel their warranty agreement with BFS Home Warranty within 10 days after purchase for a full refund of the premium paid, unless any claims have been made. There may be an administrative fee not exceeding 5% of the gross premium paid by the customer. If you want to cancel after the first 10 days, a prorated refund will be made based on 90% of the unearned premium.

Because BFS operates in specific states, there may be additional cancellation parameters:

  • Arizona: Refunds for cancellations in Arizona will be based on 100% of the unearned pro rata premium paid, with a $50 administrative fee maximum.
  • Nevada: If you cancel within 20 days after the contract is mailed to you or within 10 days of receiving the contract, you’ll receive a full refund of the purchase price. If you cancel after 10 or 20 days (as applicable), you’ll receive a prorated refund for the remaining term of the contract, minus a $50 cancellation fee.

    This company charges significantly higher prices for both parts and labor compared to prevailing market rates. In my case, I needed to replace a 3.5-ton AC unit. After researching multiple vendors, I found that the highest market price for a comparable replacement was approximately $7,500. However, this company quoted me $8,000 even after applying their contribution or discount, making their final price higher than what was available in the open market.

    Additionally, attempting to negotiate pricing was a frustrating experience. Reaching a manager was extremely difficult, as customer service representatives did not provide direct access to management. The negotiation process took several weeks, resulting in unnecessary delays and inconvenience. Despite the lengthy discussions, the final price remained significantly above competitive market rates. Based on my experience, the company's pricing practices do not offer good value and may leave customers paying substantially more than necessary for the same service and equipment.

    As a realtor, BFS is by far the very worst Homeowner Warranty I have to dealt with to cover my own rental:
    1) Called in to request a service appointment, never received a confirmation via email or text
    2) Service fee for each trip is charged, no matter if the issues can be resolved or covered or not.
    3) No report provided via email or text, even upon request
    4) Were told by a BFS rep that when policy is cancelled, the remainder of unused months would be reimbursed minus certain fee

    5) Submitted cancellation request last month, took several phone calls to finally received an email stating "Refunds are calculated how many days are left on the contract minus any service calls and parts used during the duration of the contract year", without any calculations that shows why no refund due for 3 unused months, by the way service calls were paid each time BFS Tech came out already, major parts were also paid by us anyway.

      I paid for a contract with BFS for about 10 years. In all those years, I called for repair only four times. The first repair person they sent always said the same thing, "Sorry, but I am not the A/C specialist. He will come here in a few days." After four of their "experts" showed up, they said they could repair it, but I would have to pay for the parts. They actually did not repair my A/C. I ended up replacing it with a reliable company. Another time I called them, my dryer was not working. The man who showed up told me he was not the "dryer expert".

      When the so-called "expert" showed up, I was told they had to order a part for the dryer. I called them several times over a month period and was always told, "It will be here soon." I finally replaced the dryer myself. Then I cancelled the contract. They are useless. Think twice, three times before you enter into the contract. You are better off putting the money the contract would cost into the bank and when something breaks, you will have enough to pay to replace the appliance!

      I’ve been with this company for almost 13 years. On July 30, 2025, my air conditioner broke down during a heatwave. I immediately called BFS and followed all their instructions—provided my contact information and explained the issue in detail. They told me someone would call me back within an hour. That call never came. Two hours later, I called again and left several more messages. I continued trying to reach them throughout the evening and into the next day. When someone finally returned my call, they said a technician would be sent out 24 hours later.

      Later, they told me there were no technicians available and that if anything opened up, they would call me back. They also claimed they were having *system issues* and weren’t receiving messages from customers. This was an emergency AC issue in the middle of the summer, with temperatures reaching 100°F. Who can stay in a house without AC in that kind of heat? If you're looking for a company that responds quickly and efficiently to urgent problems, this is not the one. You're wasting your money. They don’t have a true emergency number, and they do not respond to emergencies as promised. Extremely disappointed after all these years. Look for better options.
