America’s Preferred Home Warranty offers monthly and yearly payment options. You can also choose from a $50 or $100 deductible, and the plans with $100 service fees are cheaper than the $50 plans. With APHW, you can expect to pay $47.91 to $60.48 monthly or $575 to $726 yearly at the time of publishing.

You must send a written notice to the Contract Administrator to cancel your contract, and there are stipulations on how you’ll receive your refund:

  • If you cancel within 30 days of the contract start date, you will receive a full refund minus any claims paid.
  • If you cancel 30 days after your contract start date, the refund due is based on your payment plan.
  • If you paid the full annual contract fee, you will receive a prorated refund for the remaining term minus any claims paid and administrative fees.
  • If you paid the monthly contract fee, your coverage will end on the last month of payment, and you will not receive a refund.

    We received this home warranty as part of our recent house purchase. One week after moving in, the entire back bedroom lost power, as well as our microwave in the kitchen (yes, that was a head scratcher...according to the electrician they're on the same circuit). Great! We have a home warranty for just this sort of thing! Not so fast.

    They have decided that, because an outlet in another room has ONE plug socket that doesn't work (the other does) that means it's pre-existing. Never mind that, after the fix, the other outlet still doesn't work, because - WOW!! GO FIGURE - it's not part of the same circuit. So, no pre-existing condition. I explained this, they don't care. Any excuse to TAKE money but not honor the contract. So, if you're thinking on buying a home warranty? KEEP LOOKING. If you're looking at buying a house, just know this warranty isn't worth the paper it's printed on. Don't use it as a bonus; you're better off going with another -- or even none.

      ⭐☆☆☆☆ Absolutely Useless Coverage – Denied for Legitimate Repairs Had to fight with them for over an hour for a measly $100 electrical repair. What a joke.

      I’ve now tried to use my Americas Preferred Home Warranty policy twice, and both times I was met with denial and excuses but argued for over an hour to get the electrical one approved what a waste of time. Most recently, I filed a claim for a roof leak—an issue that clearly falls under the kind of protection homeowners expect from a warranty. Their response? Denied. They claimed it didn’t qualify due to “failure not wear and tear,” which is a vague and convenient way to avoid responsibility.

      What’s the point of paying for a warranty if it won’t cover actual problems when they arise? Their fine print seems designed to exclude anything remotely useful. Customer service was unhelpful, and the process felt like a deliberate runaround. I regret choosing this company and would strongly caution others to read every line of their exclusions—because chances are, when you need help, they’ll find a way not to provide it.

      My water heater went out, I do have APHW warranty. They told me to call a plumber. I did. When plumber diagnosed water heater erupted I called APHW. They spoke to plumber and then me. We gave them the serial # of old unit. They put me on hold for 10 min. And came back and said that looks like it's covered and to call back with final bill. I called back with bill and at that time they told me it was denied because there was a manufacturer warranty on it. Not their problem! I was charged 1475.00 for new one installed but only received 612.11 for the heater. No HELP ON THE LABOR FROM APHW. I am very upset that this is how they operate. I WILL NOT RECOMMEND APHW OR EVER BUY ANOTHER PRODUCT FROM THEM!

      Buyers BEWARE!!! America's Preferred Home Warranty is a TOTAL scam and a disgrace to the great State of Michigan! Our realtor gifted us this "warranty" when we purchased our home. Within a month we discovered that our A/C condensate drain was leaking in our attic onto the bathroom ceiling. The A/C air handler and condensate piping had been improperly installed years ago and was causing perpetual leaking into the drain pan and condensate pipes. We did our due diligence and had THREE contractors diagnose and bid. We mentioned to each contractor that we had a "warranty" from this company. EVERY one of the contractors rolled their eyes and told us that getting a claim approved was a long shot and working with the companies is a huge pain in the ** and rarely results in anything being approved and reimbursed.

      One contractor even told us that it was such a headache to work with this "warranty" company that they would have to charge us extra just to wrestle with them! Sure enough, after months of back-and-forth-up-and-down America's Preferred Home "Warranty" covered exactly $0 dollars of our $4600 repair. I cannot believe this company has a "4 star" rating, I think they must be paying some foreign ratings farm for the good reviews. Huge waste of time for exactly nothing. Shame on the owners and executives! Scam!!!! ****After reading many of their "5 star" reviews around the internet I am almost certain they are paying some "rating farm" or AI Bot company to submit 5-star reviews. There may be class-action tortious fraud here...

      Have given them thousands of dollars over the years, and now our A/C won't work, they will only give us $560. We will definitely be canceling. I don't recommend them at all. I can't believe we have wasted so much money on them.

      I don't recommend this company. You most certainly will get denied anything that was not working and/or was mentioned in the home inspection prior to you taking the house. They expect you or the seller to correct those issues prior to taking ownership of the home. The other major thing that seems to get them out of most claims -- they only cover "failure," so if you're having something that works intermittently, good luck.

      I had some electrical work done - one part of which was replacing an old breaker panel that could possibly set the house on fire. Since the breaker technically hadn't failed yet, I had to pay out of pocket (~$4k). Odd thing is that if the breaker did fail it would likely mean my house had gone up in smoke, which is why I pre-emptively replaced it with something new.

      I was so disappointed that only $500 was paid for reimbursement of a replacement for tankless water heater which cost $2800. I wanted to speak with the person that was processing my claim and was told that the claims department can’t receive incoming calls. So frustrating! I asked Chat GPT and it offered companies such as American Home Shield or Choice Home Warranty or Select Home Warranty may be better.

      Rip off. My fridge went bad and it took them 2 weeks for repairs. During the time I had to buy another fridge. Go check out the 300 one star reviews they have on Yelp. The company does auto renewal. Very difficult to cancel.

      Being able to select our own contractor is the best part of this warranty. Companies that send theirs were disappointing and exasperating. The cost of the warranty and the prompt payment of claims make this company a good choice. While we have been disappointed a few times that things were not covered, we would recommend this company to our friends and family.
