ServicePlus Home Warranty coverage exclusions

Preexisting conditions are not covered, which is standard with most home warranty contracts. Additionally, there may be parts or components of covered items that are excluded from coverage.

For example, while air conditioning systems are covered under the Platinum plan, replacement filters for those systems are not provided, according to ServicePlus’s sample service agreement. With appliances, items like knobs, dials, shelving and any removable accessories are generally excluded from coverage.

ServicePlus Home Warranty claims

You can file a claim 24/7 online or by calling the ServicePlus claims department toll-free. After you submit your claim to ServicePlus, it will assign one of its approved local contractors to your case within two business days (four days on weekends and holidays). The service provider will then contact you to schedule your appointment, and you’ll pay a service call fee, which is specified in your contract.

ServicePlus guarantees labor for 30 days and parts for 90 days. Should a failure occur due to the labor provided on your repair within 30 days, ServicePlus will send a technician to fix the problem at no additional cost to you.

There is no limit on the number of claims you can make during your contract term. However, there are dollar caps on some covered items per contract term.

ServicePlus Home Warranty coverage limits

ServicePlus Home Warranty places coverage limits on certain items. If the cost of a repair or replacement exceeds this amount, you’ll be responsible for covering the remainder of the costs yourself.

ServicePlus caps coverage at $1,000 for certain brands and at $1,500 generally for access, diagnosis, repair or replacement of all covered items. In addition, it has some per-item coverage limits. This is the maximum dollar amount the company will pay out per contract term for specific items.

Does ServicePlus have a waiting period?

Yes, coverage kicks in 30 days after enrollment. In certain circumstances, ServicePlus may waive the waiting period.

Where is ServicePlus available?

ServicePlus offers service contracts in all states except for California, New York and Washington. However, it’s best to call ServicePlus to confirm coverage as state availability may change.

Can I cancel a ServicePlus home warranty?

Yes, you can cancel a ServicePlus home warranty plan. If you cancel within 30 days of ordering, you will receive a full refund. If you cancel after 30 days, you will receive a prorated refund for the remainder of the contract, minus a $50 administrative fee for each unused term.

Is ServicePlus Home Warranty legit?

    Service Plus took care of things I could have taken care of on my own. Just saving the monthly fee. Read your contract. There are a lot of normal wear and tear exclusions.

    ServicePlus has been one of the worst home warranty companies we have dealt with as an HVAC vendor. Their vendor support is a complete mess. Every time we call Vendor Relations, we sit on hold for 10 to 15 minutes just for the call to disconnect. Their Dispatch Department says one thing, their Authorization Department says another, and nobody seems to know what is actually going on. I have wasted nearly two hours calling, holding, getting transferred, and being hung up on just trying to get basic answers. We work with multiple home warranty companies, and none of them are this disorganized or this difficult to deal with. For a company that depends on vendors to take care of homeowners, their communication and contractor support are terrible. From our experience, ServicePlus is unprofessional, inconsistent, and extremely frustrating to work with.

      Do not use Service Plus, they sent people to my home that charged 3800 and didn't fix anything after they sent them. The so-called contractors was not checked, not licensed and robbed me of my last savings for a and air conditioner issue, which they didn't do one thing, didn't give me no 10 year warranty, didn't put freon, didn't change anything and when calling, they couldn't or wouldn't give me no information to sue. The reps was disrespectful, rude and not helpful. I beg you don't trust them. They don't cover anything.

      Service Plus is a complete scam. They offer you a home warranty that covers nothing and the top dollar amount they will pay out is less than the amount you pay for the “warranty.” They claim to have a 24/7 claim hotline, however it isn’t. You have to file your claim, wait at least 2 business days, then you are told that your item isn’t covered. Or, if they do send someone out, that person comes out, collects the $75.00 deductible, then calls service plus who refuses to authorize any repairs. Steer clear of this company!

      I've had ServicePlus for over a year. Filed a claim for a/c/ heat pump. Contractor came out and diagnosed that the condenser needed to be replaced since it was leaking Freon along with the control board. Claim was denied "stating in the contract, if unit is rusted, it is not covered". I explained to them the copper lines can't rust due to the type of metal. Appealed it and still was stated copper lines was rusty. I cancelled the service and payment was just made 2 days prior for the month. No refund is due to the contract per Service plus.

      This service is a joke. I called on Tuesday the 4th of March because my furnace went out. They told me it would be 48 hours. Finally a service tech called and he didn’t even know we had an appointment. We were told he would be here between 8 am and noon. When’s he didn’t show up we called again and talked to a service tech and he told us that he could be here by 2 but was late anyway. Now they denied my claim. We have been out of heat for a week. We are in Minnesota and it’s not warm here. But apparently my furnace was a little dirty. I wouldn’t recommend this company to anyone and if someone asks me I will tell about the terrible service or lack of to anyone who asks. And I will report this to the BBB.

      I called ServicePlus and now I hear that there are another company called Hope Plumbing Service and they merged. I was having an issue with the dishwasher. The representative or the dishwasher guy was supposed to come over. He was rude and obnoxious and I decided not to even work with them. Now today I’m having a problem with a one of my refrigerator. I spoke to somebody a young lady from I think she said she was in Louisiana and she wasn’t answering service. She did not have a lot of knowledge I asked for an email. She didn’t have an email. I need somebody to come out and fix my refrigerator. I gave her the model number she didn’t even want to take that information.

      I’m not too happy with this company right now. I hope they’re gonna rectify it because I’m an interior design of 44 years and I’m a great referral person to get them more business. I looked up the CEO and he’s in jail for tax evasion. Davis **. That’s a terrible shame. He has a beautiful family anyway now I find out Service Plus and Hope Plumbing are merge together. Let’s see if they’re gonna help me at all. Then they try to make you say on the voicemail. Yes, I will accept that you’re gonna bill me and all these things who’s gonna say yes on the phone like that. If you don’t press yes or no, you can’t send the information so I had to press yes for now till I find out if I speak to somebody who is reputable in the company, I’m a business woman an interior designer for 44 years, I know what’s what.

      I filed a claim on 9/13/25 for my well pump. They first tried to deny it saying I filed for a sump pump which is covered in basic plan. I had bought the additional plan to include the well pump as well - platinum coverage. It is March 2nd, 2026 and despite my calls I have yet to receive my $500 check for a $2000 loss. The excuse is that has been scheduled to come out in the next batch but they don’t know when that batch will be issued. In the meantime they have taken out an additional $12 for premiums for past two months without notice of any increase. They do not mail out any statements.

      This is my second claim and ServicePlus has been the absolute worst with both claims!! It has been a month and a half since I submitted my claim for a dishwasher repair. The tech did come out right away, but they claim they are waiting on a part. ServicePlus has been unresponsive and today closed my claim w/o repair or replacement. VERY poor customer service. No follow through and no accountability!!

      I have filed 4 claims in 4 years and all were denied. A ceiling fan stopped working and no repair services were available in my area so I was asked to find one myself and pay the fees for a service call for a diagnostic and quote. The service call was $125 and the quote for the fan would be around $275 to replace due to the height and model. ServicePlus paid $0. I filed a claim for a heater blower but no techs in the area so I had to find one. Everyone I called (5 providers) refused to work with Service Plus. I paid out of pocket again.

      I filed a claim on my water heater. There was water leaking out around the tank. I was told the warranty does not cover any water leaks on a water heater. Claim denied. I filed a claim for an ice maker on my refrigerator. You can guess. The warranty does not cover ice makers or water dispensers. I asked for a refund after the second claim was denied or at least a prorated amount but I was told that is not possible and no refund would be issued. I have not found anything that is covered by this warranty and I would not waste my money.
