Plans generally range from $53.67 per month to $60.33 per month. Because prices may vary by your location, home size and selected plan, the best way to get an accurate cost estimate is to request a quote from ServicePlus Home Warranty.

ServicePlus Home Warranty coverage exclusions

Preexisting conditions are not covered, which is standard on most home warranty contracts. Additionally, there may be parts or components of covered items that are excluded from coverage.

For example, while air conditioning systems are covered under the Platinum plan, replacement filters for those systems are not provided, according to a sample service agreement. With appliances, you often see items like knobs, dials, shelving and any removable accessories excluded from coverage.

A home warranty contract with THP may also include dollar amount caps, or coverage limits, so it’s important to read the agreement carefully.

ServicePlus Home Warranty coverage limits

ServicePlus Home Warranty places coverage limits on certain items (see below). If the cost of a repair or replacement exceeds this amount, you would be responsible for covering the remainder of the costs yourself.

ServicePlus per contract term cap is $1,500 for “access, diagnosis, repair and/or replacement” of all covered items. In addition, it has coverage limits per item in certain areas. This is the maximum dollar amount the company will pay out per contract term for specific items.

If a claim requires a service provider to break through walls or ceilings to make the repair, Total Home Protect will also cover up to $500 per claim to get the wall or ceiling back to a rough finish by hanging or patching drywall.

ServicePlus Home Warranty FAQ

Does ServicePlus have a waiting period?

Yes, coverage kicks in 30 days after enrollment. In certain circumstances, ServicePlus may waive the waiting period.

Where is ServicePlus available?

ServicePlus offers service contracts in all states except for California and Nevada.

How do I request service from ServicePlus?

You can file a claim 24/7 online or by calling the ServicePlus claims department toll-free.

  1. Submit your claim to ServicePlus.
  2. ServicePlus assigns one of its approved local contractors to your case within two business days (four days on weekends and holidays).
  3. The service provider will contact you to schedule your appointment.
  4. You will pay your trade service call fee (specified in your contract; $75 is standard).

ServicePlus guarantees labor for 30 days and parts for 90 days. Should a failure occur due to the labor provided on your repair within 30 days, ServicePlus will send a technician to fix the problem at no additional cost to you.

Can I cancel ServicePlus?

Yes. If you cancel within 30 days of ordering, you will receive a full refund. If you cancel after 30 days, you will receive a prorated refund for the remainder of the contract, minus a $50 administrative fee for each unused term.

Is there a limit on the number of claims?

There is no limit on the number of claims you can make during your contract term. However, there may be dollar caps on covered items per contract term.

What happens if a covered item cannot be repaired?

If Service Plus cannot repair a covered item, it will provide a replacement under your contract’s terms. The company may offer a cash payout instead.

    I have service plus home warranty for last 2 years when I first needed them. I was told they couldn’t cover service on my furnace because parts are still under warranty, but they wouldn’t do the service. Then I put in a second claim for washer. Was told it was too old. Couldn’t get parts and they were going to send me 300 in 4-6 weeks. I call @12 weeks because still no check and they said it hadn’t gone out. They send out only in Fridays. Call back following Friday. Still it gone out! They give you the run around to get the $ when they have to pay out, but were quick to increase your rates after the first year. Should’ve cancelled after the first year! Next time I read reviews first because this company has horrible reviews!

    Placed a service request on 5/27 for a failed refrigerator and as of today haven't been assigned a technician. Was told to get my own technician out of pocket for a reimbursement. Seems as if I don't need a warranty, if you are expected to pay upfront with no guarantee of reimbursement. I also found that they are not rated by the BBB, which is a big Red flag for me. I called to cancel my policy and a manager said that I could not cancel until February 2026.

      The service with this company is terrible. I have been without hot water for a week now and no technician has been assigned to come fix the issue. The customer service is terrible when you call to ask about when a technician will be assigned. They do not care that me and my family have been taking cold showers for a week and all they say is they are working on a technician. I have used other home warranty with AHS and they were by far a better option! This has been greatly disappointing with Service Plus. As they seem to want me to find a technician pay for the service and wait for them to send me the money as a reimbursement! If I wanted to pay a tech up front, I wouldn't need their services at Service Plus. This has been my very first claim with this company and I am highly disappointed! If I could give 0 stars, I would!

      I’ve had this Home warranty for about four years and it’s not been good at all. I’ve had numerous times where they’re supposed to assign someone to my claim to come out and fix whatever is broken and they don’t do it. I’ve been waiting almost 2 weeks for them to assign somebody for my water heater, which has been out for now two weeks. Still haven’t heard anything. I call them and they say somebody is working on it. They’re supposed to have it done within 48 hours, but that doesn’t seem to matter This is second time this has happened. I wouldn’t even give them a one star, but you can’t do zero star. So I finally just get it fixed without using them. 2nd time I’ve had to do that. I have told them I got it fixed. I’m waiting to see how long it will take.

      Service plus is the worst service I have ever tried. They will not pay or fix anything and it takes 8 to 10 weeks to get any payment back. I would never ever get service plus again. Worse service ever.

      I have been with Service Plus Warranty for over years base off of their services to be reliable (This is not true). When I started taken this service warranty I took out the plan of either fixing my appliances or replacing my appliances. I contacted Service Plus to indicate my Freezer to my refrigerator was not freezing my items and the ice from the ice maker in my freezer was melting, the refrigerator was warm once you open the door. A tech did come and said that the cooler element was about to go! That he would put in an emergency ticket as it was a refrigerator.

      I received a telephone called from a finance person at Service Plus to indicate that it would be just as much (cost) to fix the refrigerator as if I purchase a new one. She indicated to me to pick out another refrigerator and they would send me a check in 45 days for $200.00. I ask where can you find a refrigerator for $200.00? Her remark was according to the model # and serial # the refrigerator was over 15 years old (Which is also not true) at least. I have not had this refrigerator in my house over 5 years, and if so that is not indicated on the plan how long you can have appliance before they will honor the plan. Therefore, I am asking a check be send to me of a total of $665.12 for a new refrigerator that is basic same refrigerator at Lowes Dept Store. My hope is to hear from this company soon, as I would not want to push this email further.

      They cover almost nothing, refused my ac repairs after not getting a service company for more than two weeks in a heatwave, we hired locally, they came in one day, repaired, ServicePlus refused to reimburse us because we didn’t follow “procedure.” Ice maker stopped working in refrigerator, “we didn't cover ice maker.” Presently I have hot water heater problem, “we don’t repair leaks.” The question is “what do you cover?” Asked for refund on rest of policy, transferred to two different agents, on hold again, 45 minutes so far. Scam artists, read your contract before you pay, they cover Almost nothing, they separate components and the ones which will fail, are the ones they don’t cover.

      After 3 years of a paid $1300 contract, ServicePlus failed to send me 3 reimbursements for not being able around here get a service provider to take the job. Then, on the other 3 occasions when people did come out, the problem was not covered from the AC unit, pipes in the basement, and the dishwasher. From the most simple to the very challenging, service plus ultimately fails to provide service.

      I have filed my second claim with this company in the last 2 years only to be denied and given really bad customer service. On 2/4 my furnace went out and it was 15 degrees in Wisconsin. Upon placing the claim and thinking this was an emergency I was told they had 24-48 hours to send a tech. This is the second time I've had to find my own tech as they have none in my area. On 2/5 I had a company come out as it was too cold for my kids and elderly mother. I spoke with them and was assigned as the vendor. The diagnosis was that I would have to replace the furnace. I called service plus to inform them and was again told they had 48 hours to make a decision. I emailed the estimate, called again to urge them to move quickly and was again told how long they had to make a decision nevermind the fact that my family is freezing.

      I got the work done after telling them I'd just send them the information for reimbursement. I got the work done and was denied reimbursement because I didn't get prior authorization to complete the work even though it was a covered expense. This is extremely bad service and a way to get around providing a service that I am paying for. I am paying for security and convenience to which I have not received in either of my experiences with this company. I've sent an email to dispute and filed a complaint with BBB. An inconvenience I shouldn't have to go through to have a supposed legitimate company provide a purchased service. The company lacks compassion to expect a family to freeze while they try to get around paying for a covered expense is ridiculous. I rated a 1 because 0 isn't an option.

      I have been a member with a 3 year contract for about 6 months now. To date I have made 2 service requests for a dishwasher and a clothes washer. With the dishwasher, they could not find a tech to service the unit. They asked me to get a tech myself and send them the bill. I did, 5 months ago for about $200. Despite multiple calls to them the message is "the amount is approved to pay" but is never paid. We continue to call them and now we are not able to get through to customer service. The second time around, they did send a tech to fix the clothes washer and it has remained fixed. The most recent call to customer service is that they are not going to fix the problem and we are advised to replace the defective machine and they will pay for it.
