Sears Home Services coverage and plans

Sears Home Services home warranty plans cover unexpected breakdowns of common household systems and appliances due to normal wear and tear, no matter the age, make or model. Plans have a 30-day wait time for repairs but include a 180-day workmanship guarantee for repairs by Sears‑arranged technicians.

Sears Home Services offers several plan types, including appliance‑only, systems‑only and combined “whole home” options. Availability and exact lineup vary by state.

Plan details

While coverage details can vary by ZIP code and certain exceptions apply, here is an example of what you can expect from the standard plan tiers:

Add-on coverage

While some earlier versions of these plans did offer a la carte coverage add-ons, Sears Home Services plans no longer offer add-on coverage for items like pools, spas and septic systems.

What does Sears Home Services not cover?

Like other home warranties, Sears Home Services excludes mechanical failures not caused by normal wear and tear. They don’t cover every part or situation.

Common exclusions listed in sample Sears Protect contracts include:

  • Structural components and items outside the main covered property
  • Cosmetic damage like dents or scratches
  • Any noises that are not caused by a mechanical failure
  • Failure caused by improper installation of parts or unauthorized repairs
  • Certain parts and components
  • Parts not made by the manufacturer
  • Inaccessible systems like concealed ductwork, sewer tanks and wiring
  • Damage caused by an infestation, people or pets
  • Breakdown due to accident or misuse

Sears Home Services coverage caps and service fees

Some parts and repairs have a coverage cap, meaning the company will pay up to a certain amount for replacements or repairs, and you are responsible for any costs above that limit.

According to recent contract samples, typical coverage caps include:

  • Up to $3,500 per covered appliance on many plans
  • Up to $6,000 per covered system (heating, cooling, or other systems), depending on the plan
  • Aggregate annual limits around $12,000 per contract year

In most areas, you’ll pay a $100 service fee when a technician visits for a claim.

Sears Home Services plan cost

Because pricing isn’t standardized across all states, the best way to get accurate costs is to request a quote online or by phone for your address and preferred plan. The ConsumerAffairs Research Team contacted the company for a quote. Our quote for a home in Texas was $59.99 per month for the Appliance Plan.

Compare with competitors

While Sears Home Services doesn’t offer add-ons like most other major home warranty companies, it provides unique retail-linked benefits like 15% off Sears PartsDirect and 25% off non-covered appliance and HVAC repairs. Generally, though, you can expect to pay about the same deductible for a Sears Protect plan as you would for competitors.

Sears Home Services cancellation policy

You can cancel your Sears home warranty at any time. If you cancel your contract within the first 30 days and have not filed a claim, you are entitled to a full refund of your contract fees. If you cancel after 30 days or after a claim has been filed, you’ll receive a pro-rated refund and may be charged a $25 cancellation fee.

This has been the worst warranty repair I’ve ever experienced. My refrigerator malfunctioned on June 22, a technician was out to diagnose the issue two days later and ordered the needed parts. Parts arrived in less than two days. Now here is where it goes bad! Note: I have elderly in the home that requires refrigerated medication, which I made very clear when scheduling the appointment. Appointment was scheduled for June 2nd, took off work but no show for an 8 hour appointment window. The day after the missed appointment, the appointment rescheduled to nearly two weeks out July 16th. Another 8 hour service window, and again no show! Leaving me with parts for repair in hand but no repair nearing a month with no refrigeration.

Canceling my plan. I don’t know where to start. When you book a service, you pay $100 and choose a window (I.e. 1-5pm). Then I receive emails saying tech will arrive between 8-5. I purposely chose my window because I’m not available in the morning. Tech shows up at 10 and I missed him. At 5, no way to talk to a human. This has happened twice now. Don’t give a window option if it’s not really available.

Recently I had someone out and he said he needed to order parts. I received an email saying parts were ordered. 4 days later I received multiple emails saying the same thing but it was a survey asking about the parts. Somehow my order was closed. I have no parts and still a broken fridge. Now I have a virtual appointment (shrugs). Sears needs to get it together. This is the worst service system I’ve ever had to deal with.

My husband took a day off of work to have our LG dryer repaired. Scheduled it & kept receiving text to delay the arrival time. He finally got someone on the phone at 4:30 pm & they said we were the next stop. At 7 pm he received a text that no one was available for his appointment. Total waste of our time!

I called them to repair the icemaker on my Sears refrigerator. The first technician ordered a part, when the second technician arrived to install it, it was the wrong part. He ordered the correct part, it arrived, but the Sears service system did not show that it had shipped. The system kept rescheduling the appointment.

I called numerous times to advise that I had the part. However, you can only talk to a virtual agent, no live agents are available, and the virtual agent is just a stupid computer - kept saying that the part has not shipped. So I could not get out of this doom loop. After 6 weeks I gave up and called a local repair company to install the part that I received. I paid Sears $700 for this horrible experience. I will NEVER call Sears Home Services again! Even the website gives no avenue to contact a human at the company.

Quite simply - undependable. I took a day off of work so I could be there, and the person never showed, nor did they even cancel. I was able to text the scheduler, and they would respond, but they also were not able to contact the person/entity who was supposed to come and fix my clothes dryer. At 7 pm I gave up. I found someone else the next week.

First of all, you can't speak to a live person. A Sears Tech came out to repair my repair my Kenmore refrigerator on June 16, 2026 because the internal refrigerator was warm. It worked for about 2 weeks. Tried to reach a "live person" again with no luck. Schedule another appointment and received a phone on the day of appointment for confirmation and no one showed up and did not receive a phone called why they were not coming. The automated line said to reschedule with no reason why.

I used another company C&G Appliances today 7/11/26. He took the inside panel of the freezer compartment off and check the thermostat. The thermostat was going bad and that was why the refrigerator was not cold. The Sears Tech did not even check the thermostat. He said there was not enough ventilation from the back and clean the dust from the back of refrigerator. He recommended that I defrost my refrigerator for 24 hrs which I did. Was not even able to review an itemize receipt on Sears' website to see what was done 6/16/26. So, I paid Sears $194.89 for service and paid C&G $250.00 for better service. WILL NEVER USE SEARS REPAIR SERVICE AGAIN!

Sears Protect is the worst service agreement I have ever had! They have horrible customer service. The back-end services are completely AI-driven. You will not talk to anyone after you sign your agreement. I have had two no-show appointments to repair my washer. I had surgery on July 1, 2026, and my laundry is piling up. They do not care about the customer's time or inconvenience. I have received several text messages to reschedule every time they miss an appointment. Once I get my washing machine and refrigerator serviced, I will cancel this agreement. More than likely, I have to accomplish the action by email. Horrible customer service!

Awful. No human support, only AI. Their AI is terrible and does not respond. Sears canceled 4 appointments the morning of the appointment with no warning. I lost 4 days of work and still no repair> I have filed a complaint with the attorney general and FTC. NEVER BUY SEARS WARRANTY.

I filed an AC repair claim with Choice Home Warranty on June 19. A Sears technician came on June 24, but couldn't complete the repair because he didn't bring a ladder. He assured me that the next technician would come prepared. The second technician arrived on June 30—again without a ladder. We even offered our own ladder, but he refused to use it and rescheduled the appointment for July 7. Since then, Sears has automatically rescheduled my appointment five times, and on multiple occasions, no technician showed up at all. There has been no communication or explanation for these missed appointments.

I've now been without air conditioning for nearly four weeks in the South Florida heat—not because the repair is difficult, but because technicians repeatedly arrived unprepared or failed to show up. To make matters worse, Sears provides no way to speak with a live customer service representative. You're forced to use a chatbot that cannot resolve issues like repeated no-shows or escalating delays.

This entire experience has been incredibly frustrating and unacceptable. The lack of preparation, poor scheduling, repeated no-shows, automatic rescheduling, and absence of real customer support have turned a simple repair into a month-long ordeal. I would not recommend Sears Home Warranty or Sears for home warranty repairs based on my experience.

I called in an AC unit repair June 3rd, on the 4th a tech came out and informed us we needed a new compressor. The tech sent us an invoice for $440. He left and told us he would be back in 15 mins, he never returned. Call Sears back after 3 or 4 days of last-minute cancellations. I was told the ticket was closed. I called Sears back and a tech was sent out again, this time the tech stated his ticket show a repair for a window unit and he couldn't complete the job. Called Sears back, after 7 or more last-minute cancellations for every day still no tech. After the last cancellation on June 3rd I scheduled the repair for the 9th of July, I received a text that there were earlier dates available so I rescheduled for July 6th.

The 1st thing that morning my repair was canceled again. So I rescheduled again for the 9th, after not receiving any info on the repair I chatted with another agent to only be told that my repair was canceled again. After explaining how long I have been waiting the agent rescheduled my repair for today again so here I sit waiting. It's July 9th and you still have not sent a tech or a window for my repair. To have AC out for over a month for a repair for a senior citizen is unacceptable. What do I have to do to get my brother's AC repaired? He has been hospitalized for twice and this is so stressful.

Numerous cancellations, wrong info given to tech, can't speak to a live person, numerous escalations so I'm told but still nothing. On top of that it seems that my brother's phone has been blocked for calling the service number. If dialed from his home the call just drops, unbelievable. HELP.
