Sears Home Services coverage and plans

Sears Home Services provides coverage for a wide variety of systems and appliances, no matter the age, make or model. This company has a 30-day wait time for repairs, with a 180-day workmanship guarantee. Sears Home Services offers four different plans, with the monthly and yearly prices varying by state.

Plan details

Sears Home Services offers four different plans that may have different offerings in certain states. While they do vary in certain states, most of the coverage for the plans is the same. Here’s an example of what you can expect:

Add-on coverage

Unlike its competitors, this company does not include add-on or a la carte coverage options. It does, however, include discounts on parts and repairs with each plan, such as:

  • 25% discount on noncovered appliances and HVAC repairs performed by a Sears technician
  • 15% discount at PartsDirect
  • 12% discount at Sears Home Improvement

What does Sears Home Services not cover?

Like most warranty companies, Sears’ home warranty has many limitations and exclusions in its contract that are important to consider. It only covers mechanical failures due to mechanical parts, and it excludes things such as cosmetic damage. Additionally, Sears Home Services excludes:

  • Units located outside the covered property or within crawl spaces
  • Structural components
  • Cosmetic damage
  • Any noises that are not caused by a mechanical failure
  • Damage caused by improper installation of parts or unauthorized repairs
  • Damage caused by excessive water pressure or freezing
  • Certain parts and components
  • Parts not made by the manufacture
  • Problems that are not caused by normal wear and tear
  • Inaccessible systems such as ductwork, sewer tanks and wiring
  • Damage caused by an infestation, people or pets
  • Breakdown due to accident or misuse
  • Performance of routine maintenance

Sears’ home warranty coverage caps

It is important to remember that some parts and repairs have a coverage cap. This means that the company will pay up to a certain amount for replacements and repairs, and then you are responsible for the rest.

Here are some coverage caps found in the Sears customer contract:

  • Kitchen and laundry appliances: Capped at $1,000
  • Primary central heating system: Capped at $1,500
  • Septic tank/septic tank pumping: Capped at $500 to pump and $1,000 to replace
  • Swimming pool/spa/combination swimming pool spa: Capped at $1,000

Sears Home Services cost

Sears’ home warranty has price plans that vary by state, but all states have a monthly or one-year option. While each plan varies, each has the same service deductible, item limits and aggregate plan limit:

  • Service deductible: $100
  • Item limits: $3,500
  • Aggregate plan limit: $12,000

The ConsumerAffairs Research Team contacted the company for a quote. Our quote for a home in Texas was $59.99 a month for the Appliance Plan.

Compare with competitors

While Sears Home Services doesn’t offer services like add-ons like some major home warranty companies, it does offer 10% back on qualifying purchases for up to $700 in “bonus points.” Also, unlike many competitors, this company provides a 15% discount on parts and a 25% discount on noncovered appliance repairs. Generally, though, you can expect to pay around the same deductible with this company compared to competitors.

Sears Home Services cancellation policy

Sears’ home warranty can be canceled at any time. If you cancel your contract within the first 30 days, you'll receive a full refund on the contract fees if a claim has not been filed. If you did file a claim, you will receive a partial refund and have to pay a $25 fee. In the event that you still owe money for a claim, the company will bill you with a previously used payment method.

If I could give them 0 stars I would. I purchased a service plan from SEARS home services in April 2024 because I had used sears services in the past and had a great experience. The current administrators of the Sears home services brand is "Transform SR brands LLC". This new sears service brand is a total rip-off! I had a problem occur at the beginning of 2025 that involved both my clothes washer and dishwasher. It took 2 months to fix the clothes washer...we had to travel to the nearest laundromat and pay during the 2 months.

First, their time frame for arrival to the house is always 8 am-5pm, so you need an entire day to wait around for them to show up. When they did show up, they ordered a part, it was the wrong part, so they 2 visits later, they ordered another part. During this time, they canceled appointments twice with no consideration for the time that my wife had taken off from work to accommodate their schedule. So the clothes washer get fixed finally. The dishwasher required another service person to come out. They ordered a part based on my wife's description (no diagnostic).

When it arrived, they said that I could fix the machine. I refused, since I'm paying for a contract and made them send out a service person. He arrived about a month later, after 2 cancellations. The part was wrong, so they needed another part. It got ordered, and in March they installed it. Keep in mind that this had been ongoing since January. Since the second part was installed my dishwasher now leaks, which it wasn't doing before! I tried on several occasions to contact the service plan administrators only to find that all phone numbers go to an automated line with the exception of this one (847-418-8223). I'm posting this because it is near impossible to find. Anyway, I have canceled my contract with them and I'm moving on to a reputable company. If you're looking for TERRIBLE SERVICE from everyone involved, and appliance in WORSE CONDITION than when they started, try your luck.

$$$$ for five minutes to order a replacement door circuit panel. It arrived and I put it on. Online it says Sears only charge $120, but it’s misleading. I should’ve refused service. What a service scam.

Don't bother with the home warranty service. Sears is not what it use to be and they don't stand behind products or this expensive warranty. You are better off to save the monthly fee and buy a new appliance if yours breaks or buy from somewhere else that has better customer service. My appointment to fix my washing machine has been rescheduled over 5 times now, no call and now show for most of those after taking the full day off of work waiting for them.

Now they say the part is no longer available but instead of replacing the washer, they are ordering refurbished parts to try to fix it so I am waiting another 3 days in hopes that it shows up after already waiting for over a month and then crossing my fingers that a used part will work. You can't reach a human, everything is AI prompted. You have to act like you want to buy a new warranty to actually reach someone to talk to but even escalating it to the supervisor level doesn't help when talking with a human as they are still reading from a script and not helpful. I want Sears of the old days back.

We had a washer that needed a new pump. Started the claims process. Repairman showed two days later, removed said pump and ordered a replacement. He said it would arrive in 3 days. Six weeks later, after countless calls and speaking to people who are difficult to understand, a promise to replace the machine at 4 weeks (someone will get with you in 5 business days), no one did. Called again, the part that wasn’t available for 4 weeks is now arriving. Received part, notified Sears, tech assigned for Monday. Of course, he didn’t show. Next available is Friday. It’s always Mondays and Fridays, so you can bother them over the weekend. And don’t get me started with the virtual assistant with an attitude. I understand why they have a 1-star rating. Stay clear.

Came out the next day when I called to get my refrigerator fixed. The part was $755.17 and I later found it on Amazon for under $300. I signed up for the $75.70 monthly service contract. It had to be rescheduled once at the last minute after I waited at home all day - no explanation. It was fixed. A month later the refrigerator stopped working. I called and it took two weeks for the repair tech to come. He ordered a part that came in on a Tuesday and he was supposed to be here on Friday. About 4pm I got a message saying they had to reschedule again for the next Friday. The next Friday came and about 3:30 they wanted to reschedule. The closest option was Tuesday but when I selected that it said it was no longer available.

Now the next time was a few more weeks away. I called and cancelled the policy. It seems like I'm not the first one who got great service - until they signed a service contract. Then, it seems like I was placed on a non-priority list of some sort. I live in southeastern Wisconsin - about 45 minutes southwest of Milwaukee and it appears they don't have service techs in the area - both fellows that showed up lived nearly an hour away in a Chicago suburb. It's unfortunate because the plan would be worthwhile if they had adequate staff. Unfortunately they do not.

RUN FROM THIS WARRANTY COMPANY. Now need to hunt for way to get reimbursed for lost food as warranty stated. No one can tell you how to do this.

Needed a Kenmore washer repaired. Booked with Sears. They called to sell me a home warranty. I said no thanks. They sent as message at 2:46 the tech was on the way. At 2:49, they said the appointment was cancelled unexpectedly. I called and they have NO opening but I can be on a waitlist. I took work off and have been waiting at home all day. Not to mention, I have no washer. So UNPROFESSIONAL. Good thing there are MANY repair companies in Vegas.

DO NOT USE SEARS HOME SERVICES!! 1) Highway robbery. They charged me $509 for labor on a repair that took one guy 45 minutes. 2) It’s become impossible to reach a person to talk to — at best you get the bot ‘Samantha.' 3) You could wait all day for a scheduled repair only to be texted that it will have to be rescheduled (this happened to me). The repair guy I‘ve been dealing with told me that Sears HS is all AI now, including calling, scheduling and routing. He gets customer complaints every day.
