This company has a 30-day wait time for repairs, with a 180-day workmanship guarantee. Sears Home Services offers four different plans, with the monthly and yearly prices varying by state.

Sears Home Services offers four different plans that may have different offerings in certain states. While they do vary in certain states, most of the coverage for the plans is the same. Here’s an example of what you can expect:

Add-on coverage

Unlike its competitors, this company does not include add-on or a la carte coverage options. It does, however, include discounts on parts and repairs with each plan, such as:

  • 25% discount on noncovered appliances and HVAC repairs performed by a Sears technician
  • 15% discount at PartsDirect
  • 12% discount at Sears Home Improvement

What does Sears Home Services not cover?

Like most warranty companies, Sears’ home warranty has many limitations and exclusions in its contract that are important to consider. It only covers mechanical failures due to mechanical parts, and it excludes things such as cosmetic damage. Additionally, Sears Home Services excludes:

  • Units located outside the covered property or within crawl spaces
  • Structural components
  • Cosmetic damage
  • Any noises that are not caused by a mechanical failure
  • Damage caused by improper installation of parts or unauthorized repairs
  • Damage caused by excessive water pressure or freezing
  • Certain parts and components
  • Parts not made by the manufacture
  • Problems that are not caused by normal wear and tear
  • Inaccessible systems such as ductwork, sewer tanks and wiring
  • Damage caused by an infestation, people or pets
  • Breakdown due to accident or misuse
  • Performance of routine maintenance

Sears’ home warranty coverage caps

It is important to remember that some parts and repairs have a coverage cap. This means that the company will pay up to a certain amount for replacements and repairs, and then you are responsible for the rest.

Here are some coverage caps found in the Sears customer contract:

  • Kitchen and laundry appliances: Capped at $1,000
  • Primary central heating system: Capped at $1,500
  • Septic tank/septic tank pumping: Capped at $500 to pump and $1,000 to replace
  • Swimming pool/spa/combination swimming pool spa: Capped at $1,000

Sears’ home warranty has price plans that vary by state, but all states have a monthly or one-year option. While each plan varies, each has the same service deductible, item limits and aggregate plan limit:

  • Service deductible: $100
  • Item limits: $3,500
  • Aggregate plan limit: $12,000

While Sears Home Services doesn’t offer services like add-ons like some major home warranty companies, it does offer 10% back on qualifying purchases for up to $700 in “bonus points.” Also, unlike many competitors, this company provides a 15% discount on parts and a 25% discount on noncovered appliance repairs. Generally, though, you can expect to pay around the same deductible with this company compared to competitors.

Sears Home Services cancellation policy

Sears’ home warranty can be canceled at any time. If you cancel your contract within the first 30 days, you'll receive a full refund on the contract fees if a claim has not been filed. If you did file a claim, you will receive a partial refund and have to pay a $25 fee. In the event that you still owe money for a claim, the company will bill you with a previously used payment method.

    Horrible. The repair guy was very nice but the guy that come out for the diagnostic didn't order enough parts. Only ordered 1 hydraulic and I need 4 so 3 short. Unable to talk to anyone since it's all AI and no place to send an email. Never again. I can see why Sears went down fast.

    They came once to diagnose the problem with my GE Profile wall oven. He ordered the part and scheduled a repair date. After waiting all day, he never showed up. No calls and an automated system where you can't speak to a real person. No idea when my oven will be repaired, no one to call!

      Third time I am being rescheduled for a home repair. The first time, the tech. said he could not find the problem and for me to Video the noise. The second time my window was 8am to 5pm. The tech. completed the repair without even showing up. The third time the same tech. Also completed the repair without even showing up. SO DISAPPOINTED IN SEARS.

      Not capable or willing to resolve urgent needs for service responses! No refunds for deductibles once you schedule service request! Even though no technicians came for diagnosis! In my case they rendered their diagnosis based my descriptions and did not come to the site due parts unavailability! Called local plumber. Was installed and replaced all necessary parts in 3 hours! Unless situation can wait 3-4 days time they are totally useless!

      DO NOT USE: The scam is look at Samsung Electric Oven. NQ70M7770DG/AA-00. Error code; C-A2. Tech looks up issue. Says part for control panel is not available. He has NO further help and demands payment for his analysis of issue and leaves. I says, While the control panel assembly (DE94-04050A) interacts with this system, it is often not the part that has actually failed. Youtube shows problem with this oven. It may be a burnt wire. Tech did not even pull out oven from wall to look at known burnt wiring problem.

      Sears’ AI scheduling system is a disaster. Multiple missed appointments, cancellations without warning, and no way to contact a real live person for information. The AI system texts you on multiple numbers, often with conflicting information, and sometimes gaslights you by saying it has rescheduled things “per your request” when you never initiated a reschedule request. I have been trying to get my ice maker fixed for 3+ weeks now. The actual technicians/workers are nice but the corporate computer system is bad beyond belief. Do not use Sears ever. Save yourself the wasted time.

      I originally had my washer repaired on 12/15/2025, the washer cycle wasn't drain & spinning the clothes. The springs were replaced with a bill of $450.00. I continued to have the same problem and contacted Sears Home Services to schedule appointment and received text message that appointment had to be rescheduled, since a part was ordered and would not be available on original date scheduled. As of today, still waiting for technician to come to my home, the appointment has been rescheduled for the 4th time with this crazy window of 8am - 5pm. I am very annoyed at this time, I requested the first appointment of the day. I would strongly recommend not using Sears Home Services, it is very difficult to talk with a live agent, for the most part their customer service is AI and doesn't meet any standards of great customer service

      A BIG FAT TRIPLE ZERO! First of all you can't contact ANYONE from Sears, Emilio ordered a part, didn't match & Alex say stove knobs were over used. Stove still not fixed. No wonder they went out of business.

      By far the worst customer service we have EVER experienced! First tech denied the problem, then misdiagnosed the problem, ordered wrong parts and refused to complete repair even though parts were available. It took over 2 months to finally complete what should have been a simple repair. MULTIPLE “no shows” and cancellations. We probably talked to the remote call center 15 times - always very polite and promising, but promises no results. WORST PART - we repeatedly asked to speak with a local manager to escalate AND YOU CANNOT TALK TO A LIVE PERSON! Apparently it’s all AI now.

      I am sorry to write, this, but am very dissatisfied with this company. The technicians try, but the replacement process was not honored in my case. I had a stove that they couldn't find parts for. It should have been replaced, but their replacement team never replied to my case despite repeated calls. Furthermore - with their automated system - it's impossible to reach this team directly. The agents entering or reviewing the case always give the promise of getting an email in 3-4 days, and I NEVER got an email. A month and a half later, the policy expired, and they say tough luck - unless you have an active policy - they won't investigate, escalate, reply or try. I've paid ~10 years for this insurance but will look elsewhere, and would advise others to beware.
