Sears Home Services offers four different plans that may have different offerings in certain states. While they do vary in certain states, most of the coverage for the plans is the same. Here’s an example of what you can expect:

Add-on coverage

Unlike its competitors, this company does not include add-on or a la carte coverage options. It does, however, include discounts on parts and repairs with each plan, such as:

  • 25% discount on noncovered appliances and HVAC repairs performed by a Sears technician
  • 15% discount at PartsDirect
  • 12% discount at Sears Home Improvement

What does Sears Home Services not cover?

Like most warranty companies, Sears’ home warranty has many limitations and exclusions in its contract that are important to consider. It only covers mechanical failures due to mechanical parts, and it excludes things such as cosmetic damage. Additionally, Sears Home Services excludes:

  • Units located outside the covered property or within crawl spaces
  • Structural components
  • Cosmetic damage
  • Any noises that are not caused by a mechanical failure
  • Damage caused by improper installation of parts or unauthorized repairs
  • Damage caused by excessive water pressure or freezing
  • Certain parts and components
  • Parts not made by the manufacture
  • Problems that are not caused by normal wear and tear
  • Inaccessible systems such as ductwork, sewer tanks and wiring
  • Damage caused by an infestation, people or pets
  • Breakdown due to accident or misuse
  • Performance of routine maintenance

Sears’ home warranty coverage caps

It is important to remember that some parts and repairs have a coverage cap. This means that the company will pay up to a certain amount for replacements and repairs, and then you are responsible for the rest.

Here are some coverage caps found in the Sears customer contract:

  • Kitchen and laundry appliances: Capped at $1,000
  • Primary central heating system: Capped at $1,500
  • Septic tank/septic tank pumping: Capped at $500 to pump and $1,000 to replace
  • Swimming pool/spa/combination swimming pool spa: Capped at $1,000

Sears’ home warranty has price plans that vary by state, but all states have a monthly or one-year option. While each plan varies, each has the same service deductible, item limits and aggregate plan limit:

  • Item limits: $3,500

Sears Home Services cancellation policy

Sears’ home warranty can be canceled at any time. If you cancel your contract within the first 30 days, you'll receive a full refund on the contract fees if a claim has not been filed. If you did file a claim, you will receive a partial refund and have to pay a $25 fee. In the event that you still owe money for a claim, the company will bill you with a previously used payment method.

    Sears techs (Great techs!) told us they could not get the parts to repair our oven. A rep told us they would send us a check to repair in APRIL. Every month we called and got the check is in the mail story. On Jan 1st we got a form letter (Funny Jan 1 I wonder how many were sent on this day??) stating our reimbursement was cancelled 10 months later!! The long calls to the are there so you will give up. Not only will I not give up but I will pursue with the California Attorney General and will ask how a class action suit can be started as I said I am sure the form letter was sent to many. This is horrible as I have lived trusting Sears as a great American company but sadly this is what they have become. Just 3 weeks ago they told me they had made a mistake but NOW the check is in the mail.

    Repairs have been wonderful. Repairmen knowledgeable and friendly texting us their ETA. No complaints on repair services. We live 50 miles from San Antonio so I was pleasantly surprised that service wasn't an issue. The problem comes when parts are discontinued and they say they will replace the appliance.

    11/28/2024 - Tech came out and determined washer drum wouldn't budge. The tech searched for part before he left. He couldn't find it. He left saying they would search.
    11/29/24 - Part found & ordered. I heard nothing more. Appointment set up for 12/16.
    12/9 - I called to confirm part ordered since there was not the usual shipping info sent to me. Yes, ETA for part 12/13 with appt set up for 12/16.
    12/12 - I called again because I had no confirmation of shipped part (parts had always came to house so I previously had always had shipping info.) Part discontinued... Case # sent to Replacement team. I will receive an email in 5 business days.
    12/19 - I called because I had received no email with any info regarding case or replacement. She re-escalated. I would receive email within 5 business days or was to call back next Friday (12/27 because of holidays) at end of the day.
    12/30 - Monday I called. My thinking was if I called at end of day Friday it might get lost over the weekend. So I waited til first thing on 30th. Re-escalated again...
    1. By 1/2 I will receive an email with selected replacement. 2. I will authorize. 3. They will send coupon code. 4. I will then go online and use coupon code to order the selected washer.
    1/3/2025 - I called because I had heard nothing. I was transferred to the Replacement team. Re-escalated. I could not talk to anyone higher or a manager or anyone else. I was told if I don't hear anything by 1/9 to call again. "Sometimes it takes more than one re-escalation."
    1/5/2025 - I called again because I was getting emails (2) asking me to confirm or cancel appt. There was no part so why was there an appt? Mabel explained that she will reschedule because she cannot close the case because it was being worked on. I explained again that there was no part so why make an appt for the 10th? Yes, she could see there was no part and rescheduled anyway.

    Today is 1/8/25. I have heard nothing. Due to call again 1/9/25.

      Cordial repairman; however, unprepared for the problem. Total miscommunication from top to bottom. They have a list of my exact appliances, models, so he shouldn't have arrived thinking I had a Whirlpool and not an LG washer. Also, I explained to the service rep the issue, so once again, shouldn't have arrived not understanding the relatively minor issue. Unbelievable prices. Sorry I bought my appliances through Sears. And they're just waiting for you to sign up for their warranty service.

      If I could give less than 1 star I would. On 10/24/24 I had problems with my washing machine. A few days later I made an online appointment for repair. The day of the appt. the technician called to confirm & when he found out it was a stacked unit he cancelled the appt. since he said he needed a helper. I had to reschedule an appointment which took 3 weeks. When he did show up he had to order parts & set up another appointment for 12/12/24. The parts came in but the technician never showed up for the appointment.

      After many, many attempts to speak to someone I find out they no longer have a technician to fix my washer. Every phone number I would attempt to call on their website, appeared to be not in service. This entire experience has been less than pleasant. Today, 1/3/25, when I attempt to cancel my warranty, I find out that I will have to pay $173 in cancellation fees, or continue to be billed my monthly rate until 4/23/25 because I am on a one year contract!

      Sears been try to fix our refrigerator for two months. They put two compressors, two coils, computer board, three air dryers. Been to our hover ten times, still doesn't work. Answering service is in another country. Stay service techs we had Kenneth, Raymond, Adam, George and so on bad people,

      The AI system they obviously have in place to handle most aspects of their operation (except warranty sales) is useless and frustrating. They were extremely capable of calling me to sell me the warranty, but after 2 weeks of waiting, countless hours on phone calls with countless departments, 5 days of cancelled at the last minute appointments and one day that an actual tech showed up but didn’t seem knowledgeable or even interested in working on the dryer, I still have no dryer. I have a fantastic sounding warranty, but no faith that Sears will ever be able to get a human to execute on that warranty properly.

      I have a Choice Home Warranty plan. My claim got transferred to Sears Home Services since the original company Choice chose was unable to complete my repair. I paid the Choice Home Warranty deductible on the first visit. Sears Home Services responded and made the repair. They attempted to collect the deductible again, and when told we'd already paid it, they acknowledged it and made the repair. Now, they are trying to bill me $85.00 for a deductible I've already paid. I just spent an hour attempting to contact Sears Billing. Their answering queue will not allow you to talk to a human. Some of the options just hang up on you. When attempting to use their website, It's ignored.

      I have a Sears home warranty and I'm going on my 6 years with them. I'm happy with them, maybe not perfect but I've had other home warranty services that wasn't happy about but Sears home warranty offers 180 warranty and back it up. I have another home warranty company that was only 30 days which you want something that's going be back up on their services. Sears home warranty services is the biggest in America, they have all the major cities etc when many are limited but it varies what companies offer in areas vs other areas that can't provide service. Some people have 2 home warranties because they know that home care cost are expensive so they want guaranteed service. I'm was thinking of having 2 at the same time too but right now I'll keep Seas as my main warranty company.

      What like about Sears is, it's a old company and being a store customer I also depended Sears with almost everything in my house on appliances etc but when I called them when the needed them they come out. One time I needed a lot of electrical work done and it took a couple weeks to get an electrician out here but when they did come, boy they came in a huge electrical truck, 2 electricians and spent the whole day fixing everything, I was completely satisfied but more so I really got my money's worth. Anytime one of my appliances goes, I have them here the next day, it's effective for me.

      Anyway I am a actual customer, I've never worked for Sears but I know people have complained about them but actually everybody came complains on all home warranty companies, none of them are perfect so that said Sears is available in my area so I'm going to stay with them. The pictures provided are Sears appliance people fixing my microwave last week and too, this microwave was a Sears replacement too, when I needed a new microwave, Sears said, "Here you go." But remember I have 180 days after service warranty, you can't go wrong with that. Thank you Sears home warranty services.

      I called to schedule an appointment to get dishwasher from Sears Home Services on Dec. 23, 2024. I was put on schedule for Dec. 30, 2024. Was told the service tech would be there between 8am-5pm. I took off of work to be home. Waited all day and at 4:30 pm I get a message saying I have been recheduled to Jan. 15, 2025 without asking me if that works for me. I told them to cancel that. To me Sears Home Services is not professional at all. I should send them a bill for lost wages. Classless company.

      Horrible service, no communication. They keep you waiting all day and are incompetent. They don’t even know how to fix furnaces, and send unqualified technicians who didn’t fix the issues properly in the first place. Their technicians act like thugs when they arrive and don’t communicate the problem or what they’re doing. Worst service ever.
