American Home Shield gives Floridians a comprehensive package at a competitive price. The company’s app streamlines the claims-filing process. The video chat feature lets you connect with repair professionals in real time.

We also like that AHS covers rust, corrosion and sediment damage, which is a significant advantage in Florida’s harsh climate. The high coverage limits and ability to cancel at any time round out its perks.

What to consider: AHS has fewer add-on options than most home warranty companies, so it’s harder to customize your plan.

    • High coverage limits
    • Covers rust, corrosion and sediment damage
    • Cancel at any time
    Cons
    • Occasional service delays
    • Relatively high service fees

Base plans from AHS start at $29.99 a month. You can choose a $100 or $125 deductible, but be aware that this affects your monthly cost. All plans have a total limit of $50,000 per agreement term.

    • ShieldSilver ($29.99 or $39.99): Covers 14 major systems, including heating, cooling, electrical and plumbing. This plan has a $5,000 limit per covered HVAC system.
    • ShieldGold ($49.99 or $59.99): Covers 24 appliances and systems, including kitchen and laundry equipment. It also has a $5,000 limit per covered HVAC system and limits each covered appliance to $2,000.

How to find the best home warranty in Florida

Florida’s warm climate and easy access to the ocean appeal to many, but air conditioning is often crucial to keeping locals happy, healthy and comfortable in the summer. Unfortunately, AC units in Florida can take a beating trying to keep your home cool, leading to premature failure.

Most home warranty providers in Florida offer some sort of coverage for HVAC or AC units, but exactly what’s included can vary by company. Make sure you choose one that will keep your home — and your wallet — comfortable all year round.

The speed of response times is also important to consider. For example, Chakita in Jacksonville told us about their experience with an AC failure: “It was very hot. So, I was very nervous. I have two kids. So, I was like, ‘Oh, my God. We're gonna be burned up in this house. So, I'm gonna have to go to a hotel.’” Luckily for Chakita, the day after filing a claim, “a technician came out.”

On the flip side, a long wait time can be brutal in Florida’s heat. That’s what Diana in Saint Cloud experienced: “It took 4 days to have my appointment for broken air-conditioning. I live in Florida. I'm 75 and have a small dog. We don't do well in high heat.”

If you live on the coast, you should also consider the effects salty ocean air can have on your home. Salt can cause metallic surfaces and components to erode faster, leading to expensive repairs down the road. You may have to comb through your warranty provider’s sample contract, but check to see if repairs due to rust and corrosion are covered.

What Floridians say about home warranties

Many reviewers from Florida seem happy with the prompt service and skilled techs their home warranties provided. Several do mention delays in service, though, as well as communication issues with reps.

One common theme in Florida warranty reviews: pool coverage. If you have a pool, it’s probably a good idea to ensure it’s covered by any warranty you’re considering.

      Home warranty regulations in Florida

The Sunshine State has pretty strict regulations when it comes to home warranty companies, outlining specific requirements some states overlook. As a result, there are plenty of resources for making a smart purchase in Florida, but it’s important to read your contract and know what to look for so you can make use of them.

For example, if a company in Florida offers HVAC repairs or replacements but has certain internal exclusions for compatibility purposes, the company must outline those in its contracts. These details might be tempting to skim over, but they’re almost always there for your benefit.

Here are a few other regulations related to home warranty contracts in Florida:

      • Cancellation: All home warranty companies in Florida must have some sort of cancellation policy, and if you cancel your plan within 10 days of purchase, you must receive a 100% refund. If you cancel after 10 days, you must receive a refund based on 90% of your unearned prorated premiums minus any paid claims.
      • Exclusions: All home warranty contracts in Florida must disclose any exclusions, restrictions or limitations on the benefits offered or the coverage provided by the home warranty contract in bold text.
      • Renewal premiums: A renewal premium cannot exceed the then-current cost for a new warranty contract from the company unless the increase is supported by your claims history. Companies also cannot impose a fee for inspection of your premises when it comes time to renew.
      • Rust or corrosion: Home warranty companies aren’t allowed to exclude coverage for an item that has rust or corrosion, as long as the rust or corrosion wasn’t a contributing cause of the mechanical breakdown or failure.

Any person who solicits or sells home warranties in Florida or from Florida must have a license through the Division of Consumer Services. According to state law, this department has pretty broad regulatory oversight and can penalize or bar a company for many reasons. You can use its site to check a company’s licensure status or file a grievance with a warranty provider.

      FAQ

Is a home warranty worth it in Florida?

A home warranty may be worth it in Florida. If you need multiple repairs or one expensive fix, a home warranty can pay for itself easily. However, if you don’t need anything repaired or replaced while you’re covered, a home warranty won’t provide much benefit.

That being said, many homeowners find coverage worth the cost simply because of the peace of mind and financial stability it provides, helping them budget so that a repair bill won’t come at the wrong time.

How does a home warranty work?

A home warranty is a service contract that helps cover the cost to repair or replace your home’s major systems and appliances. You pay a monthly or annual premium for coverage. When something breaks, you file a claim and pay a service fee, and the company sends a contractor to fix the problem.

If the item can’t be repaired, the provider helps pay for a replacement. Coverage and payout limits depend on your plan.

What does a home warranty not cover?

Most home warranty plans don’t cover items with preexisting issues, improper installation, cosmetic flaws or appliances that still have a manufacturer’s warranty. Routine maintenance and things like landscaping or structural repairs aren’t included.

Most standard home warranties in Florida will deny your AC claim when the technician reports the outdoor unit's coils have been destroyed by salt air, citing a corrosion exclusion clause.

Plans also have maximum coverage limits. If your repair costs more than the payout limit for an item, you pay the difference.

What is the difference between a home warranty and homeowners insurance?

Homeowners insurance is a type of insurance policy that is required by nearly all mortgage lenders in Florida. It protects you financially in case of a disaster, accident, theft or lawsuit.

A home warranty is an optional service contract that covers the cost of repairing or replacing a home system or appliance, like a refrigerator or air conditioner. While some of these items may also be covered by your homeowners insurance, that coverage is only applicable in certain situations. Notably, a home system that breaks down from regular use could be covered by a home warranty but not homeowners insurance.

      Are home warranties transferable?

Yes, in many cases, a seller can transfer an existing home warranty to the person buying their home. This type of coverage can actually be a nice bonus for buyers.

      Methodology

The ConsumerAffairs Research Team used a data-backed process informed by expert editorial judgment and verified customer reviews. We started with home warranty companies available in Florida, then evaluated which performed best for local residents.

We prioritized real customer experiences in Florida but also considered national reviews. We discarded companies with fewer than five in-state reviews. Our review evaluation focused on seven satisfaction drivers:

      • Technician quality
      • Customer service
      • Claims handling
      • Punctuality and speed
      • Coverage
      • Value
      • Refunds and payouts

In addition to reviews, we compared the companies on:

      • Coverage options: We broke down each company’s home warranty plans to ensure they offer multiple coverage options to fit a variety of needs.
      • Plan flexibility: Customizing a plan can tailor it to your needs and help you save money. We checked to see what customization options each company offers, including the ability to select a service fee and the number and cost of add-on coverages.
      • Cost: Costs for home warranty plans vary based on the size of the home and the type of coverage, but we confirmed our top picks’ prices are competitive in the home warranty industry.
      • Service call fee: We looked at the service fee each company charged to send a technician to your house to ensure our top picks are in line with industry standards.
      • Service guarantee: The longer a company guarantees its repairs, the more protection you get if the same issue comes back. We considered how each provider backs its workmanship.
