How does Select Home Warranty work?

The company operates on a subscription model where homeowners pay a monthly or annual premium in exchange for coverage. Contracts are renewable each year, with discounts available.

The second party sent me a schedule for me to choose and am waiting for confirmation of what date of the 3 they had available. I do not have a job number yet as they haven't arrived and the complaint was turned in earlier this afternoon.       Overall pleased. There was difficulty at my end and for the Select Home Agents in contacting and getting necessary claim response from the selected Dispatched company. I would not recommend them. They did not provided a Sales line for my scheduled dispatch and referred me to a non-working number/no response.

      Select Home did resolved issues. Select Home should look more carefully at the location of dispatched agencies I think since recent experience shows some Dispatchers come for a distance of over an hour away.

      I filed a claim for a failed AC compressor, which is explicitly listed as a covered component under Section 6.3.6 of my contract, with a $3,000 repair/replacement allowance under Section 10.1. For almost four months, I have dealt with repeated bad-faith handling by multiple escalation agents: (1) Agents falsely claimed I had not submitted supporting documents, which I had to dispute before they acknowledged receipt of my three years of valid maintenance records and pictures of my A/C unit. (2) The authorization team then deemed my records "invalid" without providing any contractual basis or explanation. (3) The authorization team denied my claim citing low Freon as the cause of failure; however, an escalation agent confirmed to me while reading the technician's notes aloud that this Freon assumption appears nowhere in the technician's actual notes.

      The denial was based entirely on an internal assumption contradicted by the technician's own documentation. (4) Select offered a payment of $150, which does not approach the cost of a compressor replacement or my $3,000 contractual allowance. No agent has been able to explain in almost four months why I am being capped at $150 instead of receiving coverage up to the $3,000 allowance my contract provides. They just give the run-around and have no interest in actually honoring their contracts. I wouldn't recommend this company to anyone, not even my dog. Avoid!

      Do not use them. Can’t get a tech out, they tell you to get your own and they only pay a small fraction of the cost. It’s difficult to cancel and they tack on odd fees they can’t explain. I had Old Home Republic in my last home. And they were WONDERFUL.

      I submitted a claim for the same thing, but for a different HVAC blower relay that your company fixed for me 2 years ago. That was the only time Select worked like it was supposed to. Before that I had issues that took weeks to resolve with a water heater. To the point... I submitted a claim that my blower unit went out on the inside of my house. I received a message from SHW telling me that AC Allstars Tampa was coming to my house to check the inside unit. By the way, I can't find AC Allstars Tampa anywhere in my state. I found one that looks really nice in Florida. That process was good and an appointment was scheduled. My 19-year-old son was home when a guy in his personal truck arrived. My son met him outside, gave him 60 dollars cash and invited him in to look at the blower. He said he wanted to look at the outside unit first, which had been running fine for me.

      My son called and told me that the tech was there and looking at the heat pump. I told my son to make sure he comes in and fixes the blower when he was done. After a little while I called my son back and he said that the man was gone after looking at the heat pump for about 15 minutes. He never came in to fix the blower and never told my son he was leaving. We though he might be going to get a part and coming back. After a couple of hours, I called the guy and he said he didn't need to come in and fix the problem my claim was about, because I needed an entire new unit.

      Although I was floored because he didn't just come in and fix the blower, and the whole system was broken, I decided to see what his report said. The more I got to think about it, the unit seemed fine before the interior blower went out, and I just don't want to be scammed. Now, I still don't have air because the guy never looked at what was wrong to begin with, and I haven't heard from him since.

      I sent out a bunch of emails trying to find someone in the corporate office. They had customer service contact me apologizing and sent out a new technician who, as I said in my claim and was fixed before by Select, happened again and the blower needed to be replaced. Not the entire system. The technician sent his report to select and... guess what... denied. Probably because I complained. Touche Select...you got me back!

      I filed a claim with Select Home Warranty on Sunday, July 19. The vents in our house stopped blowing air. This was during a hot period with temperatures in the 100s; the temperature in the house was 90. Select’s technician scheduled the inspection for Wednesday, July 22. The technician’s diagnosis was a blown capacitor – we would need to pay him $375 to replace the capacitor because Select would take 48 hours or more to approve the claim. We paid the technician and he replaced the blown capacitor – at least we had cool air blowing again. When Select finally responded to the claim on Thursday, July 30, they denied it because “the unit malfunctioned due to a lack of maintenance.” Our unit is almost 30 years old – but we have a maintenance program with a local contractor.

      When I called Select for more information, I was told the issue was “air blockage.” After repeated attempts to assure the Select representative there was no way it could have been air blockage (the air flow velocity and temperature after the technician replaced the capacitor was the same as before the capacitor failed), I called the contractor that provides our maintenance – there was no air blockage noted during their most recent visit in April. I called the technician that replaced the capacitor – he stated there was no air blockage, and he did not need to clean the system or remove anything that would have potentially caused any air blockage.

      When I called Select again to provide this information, I was told their decision was final and they would not accept any additional statement from the technician. When pressed, the Select representative could not identify what the alleged air blockage was. When I requested a copy of the technician’s report to Select, I was told it was confidential and I could not see it. I am requesting reimbursement of $375 as this claim should not have been denied. It is an old system, and it is a simple case of wear and tear – not air blockage.

      My experience with Select Home Warranty has been awful. Always find something to deny the few clams I’ve filed. Today was the worst, filed a claim saying my garage door will not open and there’s a grinding sound, said it could be a railing or opener or whatever. I don’t know what is causing the problem. Got an email saying they’re sending no one out and claim denied because they deny replacing a railing. I don’t know if it is a railing or a pulley or motor or other things that are supposed to be covered. When I filed a claim regarding a water heater because of mechanical failure that ultimately caused some rusting, they wouldn’t cover it because they said it had rust.

      If there was anything less than 1 star, that would be the rating for Select Home Warranty. I have a home in Lincoln, NE and a home in Phoenix, AZ. When I purchased my home in Phoenix, the sellers provided me with a home warranty program through Select Home Warranty. Not know better, I purchased a home warranty policy for my home in Lincoln, NE too.

      I have had my policies for approximately 3 years. Every time I've filed a claim, it's an absolute battle to get SHW to cover the repairs. They will use every loophole possible to avoid paying on claims. They love citing the fine print to justify not paying claims and when you call them out on it because it's incorrect, they'll find another section to deny the claim. Lastly, don't trust what the SHW sales person sells you. He fails to disclose all of the exceptions and reasons for claim denial. Google Select Home Warranty lawsuits and you'll see that consumers frequently file suits in small claims court, individual breach of contract lawsuits and regulatory complaints.

      I was required to pay the provider directly and subsequently submit my receipt for reimbursement, which I did in May 2026. After submitting the required documentation, I received no communication regarding the status of my claim and had to make multiple follow-ups calls before a partial reimbursement was eventually approved. As of the end of July 2026, I have yet to receive the approved reimbursement. The prolonged delay, lack of communication, and need for repeated follow-up have made this an extremely frustrating experience. I am disappointed with the handling of this matter.

      I purchased a warranty for a full year coverage with the help of Connor ** who's an account representative. He tried to sell me more than I was asking for and was very persistent about it. I just went with the 1-year coverage. I waited my 30 days and then filed claims. Both were denied, so I'm out $350 in claims. I was told by ** that if I'm not satisfied with the service, then I could cancel the warranty and get a full refund. When I called to cancel, they were trying their hardest to keep my contract. I told them I did not like the service and to give me back a full refund, they refused. They were willing to make modifications to my contract to keep my business, but couldn't give me back a full refund. This warranty company is very shady, and I would not recommend it.

      I have been with this company for over 5 years and they have not paid one claim. I have submitted 3 claims and they seem to always find some exclusion. I just tried to cancellation policy and representative insisted that I tell him the reason for cancelling and that I would be charged a cancellation fee. They also increased my premium with no notice. Also, I don't think their customer service is located in the United States. If you looking for home warranty please do not waste your time with this company.

      Filed an AC claim during a record heat wave. They didn’t schedule a technician for nearly two weeks, past their own 2-day repair window. First appointment was a no-show. Rescheduled appointment was also a no-show. Requested a different technician; they reassigned the same one. Called to cancel; charged for the month anyway. Told my only option was to send the same no-show technician back out.

      A competitor in this same industry was ordered to pay nearly $12 million in a 2026 consumer fraud settlement with a state Attorney General over nearly identical complaints: failing to repair or replace AC units as promised to customers.       Do NOT waste your money on this. I paid premiums for 3 years. I needed tech for water leak, communication was horrible. Tech was never sent out. I called them again because premiums also went up yet I got NO help from them but they had my money. Now I call to cancel and I am offered lower premiums, discounts, etc. CANCEL is all I want and now they will charge me $75 to cancel. They were never used and when needed them they failed yet now I am having to pay for their lack of service. I can save my premium and pay for my own repairs which I had done within 1 day after realizing I was getting nowhere with their service department.

      Run away from this company. Do not purchase. They will do everything to delay and not send out repair persons. I have been waiting for 6/six weeks for the repair of an a/c unit. First person did not repair correctly. Second person was not assigned for 10 to 14 days. Wrong part was ordered by the company. I had to send it back before they would order another part. Still waiting on parts and workers to install. 42 Days later, in the middle of summer with no air conditioning.

      My 11 year old Carrier Air Conditioner stopped blowing cool air on a Sunday. I promptly filed a claim. Tuesday evening a technician arrived. The system happened to begin working after being shut down for two days. He initially stated that the capacitor was good, the compressor was functioning, and that there were no leaks. We then walked through the house and felt the air coming from the vents and he exclaimed that the air should be cooler and asserted that the compressor was at the end of it's life and submitted a diagnosis to SHW for a failing compressor. SHW denied the claim by stating that the system required an upgrade and that upgrades were not covered. I called to question that "upgrade required" decision when a the technician had simply recommended a compressor replacement and got nowhere with SHW. The system was actually working at this time and I decided to measure the temperature of the vents compared to the return vents.

      The difference was 18 degrees F. This is reasonable performance. I contacted SHW again to request another technician because I believed that the first one was trying to upsell and that it really seemed that a failing capacitor might actually be the culprit. I got nowhere with SHW. The next morning after successfully cooling down the house, the air conditioner stopped blowing cool air again. I hired my own technician who promptly tested the capacitor. The capacitor rated for 60uf measured 16uf. After replacing the capacitor, the system compressor started right up and began cooling again.

      The "system requires and upgrade and upgrades are not covered" was a bogus answer for a compressor replacement. Standing by the original suspicious faulty compressor diagnosis when I explained that the system appeared to be cooling very well was also a bogus position taken by SHW. Everyone I spoke to regarding my claim at SHW repeated things word for word as if reading from a script. I was told that there is no appeals department. They would not be reasoned with once they made the "requires an upgrade" decision. They told me that the decision was final and that if I hired my own technician for a second opinion that I could send in the diagnosis. Meanwhile, it's July and the weather has been very hot.

      I went with Select Home Warranty because my previous home warranty company had people to do the work and quicky but never did it right. So, far I have had two claims and they have found no one to do the work and told me to find someone. That is not why I hire a home warranty. They are supposed to handle this. So, I am still waiting for an electrician and someone to do the duct work. What good is a good price if they can't get the work done?

      I am writing to formally express my dissatisfaction with the service and claim denial regarding my Select Home Warranty policy. I have been a customer for a few months and recently filed a claim when my compressor went out. A technician was sent out and confirmed the compressor failed. However, the next day, I received an email stating that my claim was denied because the unit is still under the manufacturer's warranty, and therefore not covered by my policy.

      While I understand the manufacturer covers the part, the labor is not covered. I have already paid the policy deductible, and now I am forced to pay an additional fee to LG for the labor repairs, which is more than the deductible itself. When I contacted customer service to ask if the labor could be covered, I was told no because the part is under warranty, meaning the labor to install it is completely uncovered by my policy. I have the premium coverage option, yet it has covered nothing for this incident. Please consider this email as notice that I will not be renewing my policy and will be taking my business elsewhere when it expires.

Sat for five days in an 85* house for a broken air conditioning system whose repair should have been covered. They created four different claim numbers for the issue and then continued to not review any of them.

      DO NOT DO BUSINESS WITH THEM! Dishonest! They didn't send a repairman to fix my microwave/oven combination. Instead, they told me that the part was too expensive to fix and they would send me $95 to replace the whole combination. How do they know if it is too expensive when they didn't send a repairman to diagnose and identify the faulty part? Then, they took nearly 1 1/2 months to mail the check. This is 2026 for God's sake! When I went to discontinue the policy because of my extreme dissatisfaction, they kept me on the phone for one hour trying to get me to not cancel and wouldn't cancel my policy until they had twisted all my limbs. After all that, they charged me a $75 cancellation fee! You will not get your money's worth with this company. You will get frustration and poor service.

      Absolutely abysmal service! First, BEFORE I bought the policy everyone I spoke to was American. Now that I had to file a claim: only foreigners, whose English several times I could barely understand. On one call, I asked the person to transfer me to another agent because I could barely hear her, and when I could, I had to ask her NUMEROUS times to repeat what she had said because I couldn't understand her. Her response: "I can hear you fine."

      Second, the problem I was having was with sewer gas leaking in my house. The plumber they sent to evaluate the problem told them that the problem was that I did not have a trap in my basement floor drain. The one reason they denied the claim was that the warranty does not cover previous work that was done improperly. I told them that the work was done properly for the time that the house was built (1900); a trap was not required back then. They refused to discuss it further.

      Then they said my plan only covers indoor plumbing. The floor drain where the problem is is embedded in my basement cement floor--so much so that part of what the plumber said would have to be done is digging up the cement floor around the pipe. I said that if a pipe embedded in a wall of my house sprung a leak, wouldn't they have to cover the cost of opening the wall to get at the pipe? Again, no further discussion allowed.

      Finally, I said I wanted a refund on the remaining part of my contract. Directly from the contract summary: "Can Opt Out for a Prorated Refund." As you can see, no mention of them informing me now that there is a $75 early termination fee. I know that somehow they have received good reviews, but even the plumber told me that they are absolutely the worst at denying claims. The financial advisor, Dave Ramsey, says to not get car/home warranties, because these companies make their money by denying claims: I should have listened. Hope you will be wiser than I was.

      SCAM: THEY DON'T REPAIR OR REPLACE. THEY ONLY COLLECT PREMIUMS!! I filed a claim with Select Home Warranty on 7/16/26 @ 2 pm, about my built-in microwave & garbage disposal. My microwave lights are out and it's no longer heating food properly. My garbage disposal won't come on at all. I received an email from Select THE SAME DAY 15 MINUTES LATER telling me that my microwave is not worth repairing or THEM replacing. They offered me $95 and said that was all they can do for me, the microwave costs around $995 to replace with a similar model with the exact same features, plus I'd have to pay myself for installation, about $200. I also received a separate email about the garbage disposal within that same 15 minutes. It basically said the same thing about the disposal not being worth fixing. This time they offered $75.

      This company is clearly in the business of collecting premiums, without any intention of providing any services. How can you determine in fifteen minutes that BOTH of my items are beyond repair? Especially since I didn't provide any serial numbers by which to determine age. For the garbage disposal I didn't provide any identifying information like, brand, make, model or serial number, because I don't have that information. Instead they automatically receive a claim and offer pennies, never even assigning a technician to assess & diagnose.

      In looking at the reviews I'm seeing the same amounts being offered. That leads me to believe it's not based on depreciation, but rather their standard amount based solely on the type of appliance. It appears $95 is the STANDARD microwave "reimbursement" rate. By not sending a technician and offering pennies they keep more of the premium and have a higher profit. I requested a supervisor who attempted to tell me I should be thankful that they didn't WASTE my money by sending a technician out. That I can take the money they are offering + my service call fee and replace my items myself. This company is a scam. DO NOT USE SHW. I'm now looking into joining the class action lawsuit. DON'T DO BUSINESS WITH SELECT.

      I purchased a warranty a year ago through Select Home Warranty and I regret it. Several times I have had to use contractors not affiliated with SHW because no one showed up multiple times. So - I paid for a home warranty AND I have to pay the full price anyway because no one comes out. Another huge issue is that they do not dispatch new cases on Saturdays or Sundays. I don't know but also imagine they don't work long hours either. So sure, you can call and talk to someone but you might as well talk to yourself as they cannot help you. A third issue is that the electrician who actually came out and replaced an outlet used the wrong voltage outlet - which then started to smoke and spark. I had to turn off the breaker - which was for the entire upstairs - until I could get an electrician I know and trust out there to replace the outlet. I will never use this company again. They are dreadful.

They assigned an unlicensed electrician to repair our hot tub, who put in writing a death threat after we discovered they were unlicensed. FRAUDULENT COMPANY POLICIES executed by CALL CENTER in EGYPT. WILL NEVER CANCEL and refund your policy! Deny, deny, deny!

      Never refunded even after they put in writing in a two-page letter that they would refund me to the Pennsylvania Attorney General!! Pennsylvania Attorney General is investigating them based on our complaint. They do not honor policy coverage. Deny, deny, deny, and refuse to cancel and refund the policy after more than 4 attempts and hours of phone calls.

      The sales agents are absolutely wonderful. Once you become a customer with a claim, that is when the stellar customer service disappears. The reps are all reading from the same script every time you call, and I have had to call numerous times over the past 3 months for a plumbing issue that is still unresolved. Select refuses to fully cover the parts and labor that MY PLUMBER is charging; they refused to find or were unable to find a service tech to do the job for the price they were willing to pay. I have only filed 2 claims with Select, and each one has taken months to resolve. The first one took nearly a year! This is THE WORST home warranty scam I have ever experienced, and I was naive enough to pay for 3 years in advance...I want ALL my money back! If I could give them negative stars, I would.

      This company is 100% a scam. It is the biggest ripoff scheme. I'm not sure why it is still in business. There are class actions lawsuits in NJ. And thousands of small claims suits. How is this allowed in the USA? There is virtually no way to escalate issues. No way to speak to a manager. So sick of hearing "sorry" "sorry" "sorry"... Sounds like AI responding on the phone to issues, concerns ... They say they will respond within 24 hours. We have been waiting 8 days now to get our home HVAC unit repaired and it's only in the high 90's in NM. These people are horrible. Biggest fraud. They have already denied a previous claim we filed. We purchased because it explicitly claimed they took care of grinder pumps. They do not. Now they are trying to deny our HVAC claim. We had to hire our own technician, at their request.

      Do not waste your money with Select Home Warranty. We've had the policy almost a year. Our microwave's turntable stopped working and it is not heating food properly. I filed a claim on Monday (7/13). I hadn't had anyone reach out me, so I called today. Apparently they sent me an email this past Monday (which I never received) stating they would not send a technician to repair nor replace the microwave. They will only provide us with $95 to replace it ourselves. It is an over-the-range microwave. To purchase a new microwave alone ranges from $275-$400; not including the fee to have it installed! This company is a total joke. Do not give them your business, as they will rip you off when you file a claim.

      10/31/25 I purchased the top of the line home warranty coverage from Select Home Warranty. I found them online and was assured they service the area of my property. They claimed to repair and or replace systems in my home. I filed several complaints of which the company never responded to any. I fixed plumbing leaks HVAC would not heat. Then I had to replace my hot water heater and my HVAC unit with no help from them. I then cancelled my policy. On or around 6/1/2026 I heard there may be class action suit in the works. I would like to join in if possible. I have spent $13,504.99 of my money. This does not include people I paid out of pocket to make required repairs.

      This is the first time I have ever bought a home warranty for my home and it was the biggest mistake I have made.. I purchased this in jan 2026 hoping I would never have to use it. The past couple of days I have had to use it 2 times.. I filed 2 claims and on both claims I had gotten an email and a phone call that their "technicians" were running behind and I could call around and get someone to come look at it then I would be reimbursed for the service fee. Then before any work could be done I would need to call them to get approval. I do not have time to do the leg work to get my appliances fixed.. That is the reason I purchased a home warranty thinking that they would get the person to come look at it.. fix it.. etc.. Then when calling to cancel the customer service person was a complete .... Biggest waste of money and time working with these people.

      Don't expect them to fix your issues. They are closing the case without your permission. My LG washer wasn't working properly and They send the technician from LG. The person without doing any diagnosis he said it is working good. Then I sent a video to that person to show the issue. He said it is the shock absorber issue, and they discontinued this product. I asked the to fix with universal part. The Select Home Warranty sent LG tech again and the tech didn't come.

      I sent the video to SHW and they said we listen only the LG tech. So there is no customer services. They don't believe you. I believe they are making business with LG or other companies and making a report that everything is working well, and LG get avenue to sell the new product. SHW get 80 usd you don't pay to LG. Normally you have to pay to technician. Don't waste your money on a warranty. Instead find the technician who can really fix it. My friend bought new washer and SHW didn't fix it and the tech came and they did only reprogramming and it work now. Otherwise she had to buy new washer.

      I am extremely disappointed with my experience. We purchased a home warranty policy that includes HVAC/air conditioning systems. However, when I submitted a claim for my leaking HVAC unit, the claim was automatically denied without even sending a technician to inspect the problem. It is very misleading to advertise HVAC coverage only to deny claims based on exclusions that were never clearly explained upfront. If there are limitations that prevent coverage for common HVAC issues like leaks, those exclusions should be transparent before customers purchase a policy, not after they file a claim.

      To make matters worse, the customer service representative tried to explain how I could fix the issue myself. That completely defeats the purpose of paying for a home warranty. I pay for professional service from qualified technicians, not DIY advice over the phone. This experience has been frustrating and has left me feeling misled. Based on how my claim was handled, I will be canceling my policy and would not recommend this company to others.

      I wouldn’t recommend Select Home Warranty to anyone. They don’t cover much and charge a lot for service they don’t provide. Keep your money in your pocket and don’t use this company. They charged us $420 for the year and will only refund us $180 and are charging us a $75 cancellation fee.

      Out of all my claims over the last 3 years, none of them has been worth anything. They almost never can find a technician. The whole object for having a warranty is to make it easier on your pocket if something happens. I have had bad experiences on all occasions from items not being covered to items being covered but too old to be worth anything. I just had a claim put in on my ac unit first they tried to say it was installed incorrectly, it lasted 29 years that way then I had my technician on the phone with me then they said they still said the same thing after my technician had carefully explained it to them. I mentioned that I would sue them they they called my technician and when I called them back, they told me they would pay the claim but not 9000 but 600 and some change because my unit was too old. My recommendation is you should never waste your money on Select Home Warranty because they refuse to pay claims no matter what.
