How does Select Home Warranty work?

Select Home Warranty provides service contracts that cover the repair or replacement of major home systems and appliances, such as heating, cooling, plumbing, electrical and kitchen appliances. Homeowners pay a monthly or annual premium in exchange for coverage. Contracts are renewable each year, with discounts available.

To get a covered appliance or system repaired with Select Home Warranty, follow these steps:

  1. File a claim. Claims must be filed within three days of discovering the problem.

  2. Pay a service fee.

  3. Select Home Warranty (or a contractor working on its behalf) will repair or replace your appliance or system.

The company does not cover commercial properties, residential properties used for business or foreclosed properties.

Compare Select Home Warranty coverage

Select Home Warranty has three coverage plans:

  • Bronze Care covers eight major home appliances.

  • Gold Care covers six major home systems.

  • Platinum Care covers systems and appliances plus plumbing stoppages, garage door openers, ceiling fans and more.

Here are the items covered under each of Select Home Warranty’s plans.

Select Home Warranty costs

As of publishing, Select Home Warranty’s rates range from $60.42 to $63.75 per month — a little higher than average home warranty costs, which range from about $30 to $90 a month.

You'll pay a service call fee every time a technician comes out (even if the issue isn't covered). Select Home Warranty’s service fees are $75 to $100.

Bronze CareGold CarePlatinum Care
Plan typeAppliancesSystemsCombo
Monthly cost$60.42$60.42$63.75
Yearly cost$629.99$629.99$674.99

Some home warranties have a “service recall period,” waiving the service call fee for any repeat visits for the same issue within a certain time frame. Select Home Warranty does not offer this. You must pay the service call fee each time a technician comes to your house.

Add-on coverage costs

The home warranty company also offers some nice-to-have optional add-on coverage plans.

Prices are based on quotes for a home in Houston and are accurate at the time of publishing.

Discounts

Select Home Warranty offers discounts for multiyear coverage plans. Select also offers periodic discounts. For example, when getting our quote, we received a discount of two months free and $150 off.

Select Benefits Program

Select Home Warranty offers the Select Benefits Program, which is designed to provide additional value beyond traditional home warranty coverage. The program offers members discounts of up to 75% on everyday purchases from participating retailers and service providers. Members can also earn cashback rewards on eligible purchases.

Select Home Warranty coverage limits

Many home warranty contracts will specify a coverage limit or cap, which is the most the company will pay out per item or per contract term. If the cost of a repair or replacement exceeds the set dollar limit, you are responsible for making up the difference to get the item fixed.

Select Home Warranty specifies the following replacement allowances in the contract:

How to file a claim with Select Home Warranty

To file a claim with Select Home Warranty, follow these steps:

  1. Contact Select via phone or email, or submit a claim online.

  2. Select will contact an independent contractor to provide repairs within two business days (up to four days if you make a claim during a weekend or holiday).

  3. You pay a service call fee to the contractor (starting at $75). If the repair is covered by your warranty, Select covers the rest of the cost.

Coverage begins after a 30-day waiting period, so claims submitted before your policy is effective won’t be covered. During the claims review process, Select Home Warranty may request documentation showing that a covered system or appliance has been properly maintained.

Not having maintenance records can lead to claim denial or repairs not being fully covered. Beverly, a ConsumerAffairs reviewer from Arizona, said, "We paid $725 for the repair & when we asked Select to reimburse us they wanted us to send receipts, photos, etc... however, they also wanted 3 years worth of maintenance records. I could come up with the last 2, so now they only want to pay us $150.00."

Even when a claim is approved, coverage limits may apply, meaning homeowners are responsible for any repair or replacement costs that exceed the plan's maximum payout.

Select Home Warranty coverage exclusions

Warranties generally don’t cover preexisting conditions, cosmetic issues or item upgrades. Select Home Warranty’s terms and conditions specify it does not cover anything related to hazardous materials like asbestos, lead or gas leaks. It also doesn't cover damage that’s the result of an act of nature or due to previous improper care, installation or failure to properly maintain a system or appliance. The following are general exclusions to covered appliances and systems:

  • Shelves

  • Door handles

  • Doors

  • Hinges

  • Knobs and buttons

  • Door seals

  • Freon

  • Damage from a freon leak

  • Displays

  • Latches

  • Timers

  • Leveling equipment

  • Clogged drains or lines

  • Cosmetic issues

  • Gaskets

  • Leak searches

  • Lights

  • Noise

  • Refrigerants

  • Valves

  • Dispensers

  • Installation

  • Electrical failures and upgrades

Sometimes, parts or components of a covered home system or appliance are not covered. For example, Select Home Warranty lists the following exclusions for its dishwasher coverage: control board pump, switches, drain pump, temp control, heating elements and drain lines.

A full list of exclusions can be found in Select Home Warranty’s terms and conditions, which will be listed in your contract.

Still have questions?

Is Select Home Warranty right for you?

Select Home Warranty may be a good fit for homeowners seeking affordable coverage for older home systems and appliances, especially if they value lower upfront costs and 24/7 claims service. Its transferable plans can also appeal to homeowners preparing to sell their home, as well as landlords and owners of rental properties who want protection against unexpected repair expenses.

However, Select Home Warranty may not be the best choice for homeowners who want higher coverage limits, fewer exclusions or greater flexibility in choosing their own contractor.

Select Home Warranty has received mixed reviews from customers. Some customers have had positive experiences with helpful and informative sales representatives, while others have faced challenges with claims processing, coverage exclusions and denials. Issues such as delays in service, difficulty finding technicians, and denials based on technicalities have been reported. Some customers have also expressed frustration with communication and reimbursement processes.

If you're considering Select Home Warranty, compare its plans, service fees, coverage limits and exclusions with those at other providers to determine which company offers the best value for your home and budget.

I had been looking for coverage for appliances, AC, etc. Select Home warranty came up for me and I called them. I spoke to a young man named Dylan. He was amazing. He made everything so clear and easy for me. I was delighted. I was able to get a policy with him that I could afford that made sense and actually sound like pretty much of a bargain. I had read reviews which helped me make my choice, but honestly, it was all Dylan. Dylan was just amazing. He explained everything to me so well so clearly that it became an easy decision to make to take advantage of select home warranty. I start my coverage in October. I will definitely visit this site again.

After I have any use of calling SHW. If this company stands up to what Dylan explained to me. I will get back on this site and give you another report. Like I said to me it sounded like almost too good to be true. That expression makes me very nervous so, as much as I hope that I don’t have any issues, I’m anxious to see how well they take care of my problems. Thank you, Dylan. You were great.

Terrible service. Had washer problem, said repaired, quit on next use, called company, and was put off. Called again and was told to find someone local. Was going to but it started working again. Then quit again. called company and was told to find someone local. Was going to do and it started working again. Called again and said it was over 30 days and I would have to pay $60 again. Company came out and said it has to be the computer board and said GE was bad for that. Work on and off. Had another problem with furnace and A?C thermostat. Told to call someone local. Guy came said computer board in thermostat was bad. Replaced and was there about 1/2 hr..

Called Select and they said they wanted a diagnosis. He told them the computer chip in thermostat was shot and he replaced. He tried to explain and Select didn't understand what he was talking about and was saying the furnace computer was bad. Service man said No. The thermostat is bad and he replaced. Select had no idea. said to hold on and he will have to ger authorization. Just a poor communication. The service man was on the phone 45 minutes. If it was me, I would have added that time to my service call bill. Just ridiculous.

The person from Select was very hard to understand with his poor English and couldn't understand the problem of which was simple. So a 1/2 hr service call and repair took this guy 1hr and 20 minutes. Poor service. Would never recommend and I'm still upset I got charged for 2 service calls on my washer for something that was not fixed the first time and through all the bullshit, taking over 30 days, I paid double.

STAY AWAY FROM SELECT. They are nothing more than a scam to collect money. They lie, they will tell you anything to avoid fixing or paying for the issue. I got a royal screwing by going with this company. I have a Whirlpool washer that cannot be repaired as the main control panel is no longer available. Confirmed by Whirlpool. Select keeps telling me the part is available, knowing that it is not. It has been one month without the use of the machine, and we are getting nowhere trying to get this resolved. At this point, I realize Select does not want to stand behind the contract, so I will have to pay out of pocket to replace the washer.

DO NOT BUY SELECT HOME WARRANTY. My refrigerator stopped working on 9/26, and we filed a claim with Select Home Warranty at 3:00 AM on Sunday when we discovered it was no longer cooling. By Monday afternoon, we still had not received any update, so my wife had to call customer service before they finally sent someone out.

The person they sent was a plumber, not a refrigerator technician. He admitted he knew nothing about refrigerators. After opening the fridge, condensation dripped onto the floor, and he claimed it might be a leak. He even suggested pulling out the refrigerator, cutting drywall, and filing a homeowner's insurance claim, despite having no evidence of an actual leak.

Select Home Warranty used the plumber's report as an excuse to delay the claim instead of sending a qualified appliance technician. We couldn't wait any longer, so we hired our own technician, who quickly diagnosed and fixed the problem by replacing the inverter. The repair cost was $475, plus the $80 service fee. Select Home Warranty only approved $225, leaving me to pay the rest out of pocket. My experience was frustrating from start to finish. Poor communication, an unqualified service provider, delays, and inadequate reimbursement. I would not recommend Select Home Warranty to anyone. Rating: 1/5 Stars.

This transaction appears to be a deceptive practice. The warranty terms are misleading, as the coverage is rendered ineffective by extensive exclusions. Upon attempting cancellation, the company imposed a daily charge of $1.51 for the duration of the contract and an additional $75 cancellation fee pursuant to Policy Disclosure No. 13. Furthermore, a $65 fee was assessed for a technician’s diagnostic report that favored the company’s position. I have been informed that a refund will be processing will take 30 business days, yet no confirmation has been provided; the cancellation confirmation email reportedly takes three days to arrive. Given these practices—specifically, the promotion of illusory coverage contradicted by the disclosures—I believe legal action against Select Home Warranty for consumer fraud and misrepresentation may be warranted.

I signed up for SHW last month, leaving my current home warranty company due to JP advising I'd have the same coverage PLUS roof leakage coverage. I paid UP FRONT $488 for a year's service (2 months free),which seemed like a good deal. JP advised me I would receive the policy by email within 2-4 hours. Fast forward two weeks and he finally told me I could view the policy on the customer dashboard and he included a link. I filed a claim today for my icemaker. Within 45 minutes of me submitting the claim, I received an email that it was not covered.

I called customer service and was told the icemaker coverage is "optional". This is the first time I'm hearing about this "optional" coverage. This is why my claim was denied. Of course I explained that I was mislead and wanted to know if he could make it right or I wanted a full refund. He could not assist so I asked for a supervisor. I was told he could not transfer me but would have one call me back within 30 minutes. 1 1/2 hours later I called back (no one called me) and got another person who advised the first person did not submit a supervisor call back. She did advise I could add on the icemaker coverage for $139. I told her, "No thank you, I'll just take a full refund."

Then she tells me there is a $75 cancellation fee. Of course this is completely unacceptable since the only thing they have done for me is lied about the coverage and held my $488 for 30 days. I asked her for a supervisor and was told one would call me back - which she did. I received a call back about 10 minutes later, but of course the supervisor was NO help. AND she said if I added the icemaker coverage today, it would not apply to my current claim! I advised her of my 30-year customer service background and asked her what she could do to make it right. She only apologized and said she "wish" there was something she could do. I asked for her manager and was told her manager doesn't take phone calls.

I asked about waiving the $75 cancellation fee and was told she "wouldn't be able to do that because I was told about it when I signed up". I advised her I was NOT told about the cancellation feel and she said, "Well, it's in the policy." I asked her if she was willing to do anything to make this right, and she just apologized again. So I said to her, "So no matter what I say, there is nothing you are willing to do for me?" She finally replied, "No". I have NEVER dealt with a company who was unwilling to do anything to keep their customer. Apparently SHW makes their money this way and it is unacceptable. They care NOTHING about hardworking people, only making money. I would NOT believe anything a salesman says!

I purchased a home warranty from SHW at the end of July 2026 and I had paid $750 and I put in a claim for my refrigerator and they denied it. Then I put in another claim for stoppage which also was part of my policy and it took them 3 days to find someone and the Tech came to my home and said that he was sending the issue over to them and said that it takes them 3-5 days to approve it. Well I had another home warranty before them that would approve it right then and they would start working on the issue at that time. So it took them 5 days for them to deny him stating that he was charging too much.

Keep in mind that my toilets were not flushing all the way. So SHW told him that if he could not do it for that quote then they would have to find someone else. So no telling how long that would take since I had already been waiting for 8 days and I doubt anyone wanted to work for them anyway. I called to cancel my policy and they kept trying to give me reasons for me not to cancel. I told him to cancel it now and give me my refund and all they would give me back was $415.15. They gave me 2 months free since I paid for the year. This is a horrible warranty company please do not sign up with them.

Please stay away from this company. They are a rip off. I have had 3 different claims and for EVERY claim it's the same script and I quote: "Dear Azzari **, We do apologize for this delay as our dispatch department is still working on your claim. Unfortunately our technicians are backed up at the moment. In an effort to expedite your claim you do have the option of Securing your own Service Provider to come and diagnose the issue. When using your own Service Provider to service a claim, following the instructions below will ensure your claim is reimbursed properly.
      1. All consumers are given a $100 pre- set Authorization limit.

      2. Reimbursement is ONLY available for covered repairs. Please see the Terms and Conditions."

They always say find your own technician because we can't find one. So we have to come out of pocket to pay for a technician with the hopes that they will reimburse which according to their policy could take 30 days!! They have no set contracts with appliance companies and they call around with the hope that a company will say yes and some appliance companies don't want to deal with a home warranty company. It is sad that companies take your money monthly knowing they can't deliver the services promised in the contract.

It took 3 days for a contractor to contact me and 4 days for the work to be performed. My air conditioner was not cooling. It was 92 in my home for 4 days before someone came out. The problem was the motor fan is not working. The contractor contacted SHW and reported the issue. Another day has passed and no contact from SHW. I’ve now called 3 times and still no resolution. The company cannot be trusted. Do not ever signup with them. I was a member for 5 years and just signed up for another 5 years. It is not the same company! DO NOT USE THIS COMPANY,!! They don’t care about who I am or my family living in extreme heat, and it’s still not resolved. I’m gathering I need to get and attorney involved.

This is the worst company I've ever done business with. The customer service is atrocious and they try and nickel and dime at every corner. I don't think I would even sign up again if it was free. I've wasted more hours on the phone with customer service than would ever make this policy worthwhile.

BUYER BEWARE!!! Select Home Warranty has been one of the worst companies I have dealt with. I purchased a home warranty expecting it to provide some level of protection when something went wrong, but my experience has been extremely disappointing. I have now called them for two separate claims. For my first claim, my plumber charged me $600, and Select Home Warranty only reimbursed me $85. Now I have a hot water leak, and they have completely denied the claim. And GOOD LUCK trying to cancel your policy if you're unhappy! I called to cancel and instead of simply honoring my request, they kept me on the phone while repeatedly trying to convince me to stay and upsell me. If a customer is unhappy and wants to cancel, it should not be this difficult.

At this point, I genuinely do not understand what I am paying them for. When you purchase a home warranty, you expect it to actually help with unexpected repairs, not leave you paying almost everything out of pocket or deny the claim altogether. Based on my experience, I would strongly encourage anyone considering Select Home Warranty to read the contract, exclusions, coverage limits, AND cancellation terms very carefully before purchasing. BUYER BEWARE. I would not purchase a policy from this company again.

With extreme disappointment and frustration, I strongly warn all potential customers to avoid Select Home Warranty. It is nothing more than throwing your money away. Over the years, I have filed multiple claims and not a single one was resolved to my satisfaction. They consistently find loopholes to claim issues are not covered, leaving you to pay out of pocket. Their processing time is incredibly slow, meaning your appliances remain broken for weeks or months. Furthermore, most technicians avoid working with them and rank them as lowest priority due to poor communication and payment issues. Save yourself the time and energy and look elsewhere for a reliable warranty.

I would not use Select Home Warranty for anything. Tried to file claim on Air Conditioner 9/6-told us to get our own Tech out - we did. Talked to our tech on Sunday the 9/12, after back and forth, Select told me the air conditioner was not covered under a fine print in their paperwork. I don't have time to read every contract. They claim a power surge is not covered. I would not use this company for anything - They are a real rip-off. Do not use.

Three years of paying for a warranty, and apparently it means nothing when you actually need them. I am beyond disappointed with Select Home Warranty. We’ve been paying them for nearly three years, and when we finally needed them for a major issue with our air conditioning system, they found a reason not to cover it. Their contractor blamed the problem on electrical damage from a storm. Except there hadn’t been a storm in over a month. So I did what any reasonable homeowner would do and paid to have my own HVAC company come out and inspect it. Their diagnosis was that the problem was due to old wiring and the age and deterioration of the unit—not storm damage. Did Select reconsider? Nope. Instead, they denied the claim anyway, changing the explanation from it supposedly not being normal wear and tear to calling it an excluded electrical failure.

At this point, I have to ask: What exactly are we paying for? It feels like the moment you actually need Select Home Warranty to come through on something expensive, they look for an exclusion rather than looking for a way to honor the coverage you’ve been paying for. We have paid them for nearly three years and now have a major AC expense sitting in our lap. I honestly feel like I wasted all of that money on a warranty that isn’t there when you actually need it. I am incredibly frustrated and disappointed with this company. Based on this experience, I would absolutely think twice before giving Select Home Warranty your money. Make sure you read the fine print, because apparently paying for coverage and actually getting coverage are two very different things.

They don't even deserve 1 star! I looked at all these different sites to get recommendations and SHW was supposed to be one of the best. Just had to use it for the first time and found out that they will not cover HVAC. Compressor went out due to normal wear and tear from an electrical failure which is the number 1 reason they go out. When I made the warranty purchase, they assured me they cover everything. People buy a home warranty for peace of mind. SHW is a piece of S--T! It's 100 degrees out and they don't even call or email to say they are not covering it, and we are now 48 hours later, and they deny a claim, which is the entire reason people buy the warranties. I will be sharing this with everyone. Find a different warranty company because SELECT HOME WARRANTY is a TOTAL SCAM!!!

Confidence trickery is my opinion with this company. I was in the market for a cheaper home warranty than my previous one, because they were getting expensive every year. I found Select Home Warranty thru Google search. I spoke to a person who brought down my price 3 times. I was thinking, "This is good. They are willing to work with you." He even got my deductible down per call. What I don’t like is they don’t really disclose fine print. I asked for the highest plan they have so I don’t have to worry about anything. My contract was yearly because it was cheaper. My second year with them, I called in because my ice maker broke on my fridge. They told me that it wasn’t covered under my plan and that is an additional cost.

This blew my mind, small item not covered on my best and highest policy. The rep told me that it covers everything and he did not mentioned any additional fee on top of what I paid. Confidence trickery!!!! The day they called me that it wasn’t covered, I immediately went off on them being a liar and I cancelled my policy right away on the same phone call. It took a while to cancel because they were trying to retain me for half an hour. After they process me out they told me that I will receive the reimbursement check within a few weeks. After a few minutes, I received an email about the reimbursement.

It’s been more than a month and still have not receive my check. I called them again, it took almost half an hour again to finally check on my check because they have to go through all the freaking question on their list on how to talk to customer. I got transferred 3 times to three different department with all the same questions on the list, really frustrating when all three are asking the same questions. Very irritating. I finally got the right department only to tell me that it takes at least 30 days to process me out and another 2-3 weeks before they can mail my reimbursement check. What kind of company is Select Home Warranty????

      Claims HandlingCoverageTechPriceRefunds & PayoutsMaintenanceStaffBillingResolution

I am extremely disappointed with Select Home Warranty and the way my HVAC claim was handled. My Trane air conditioner stopped working, so I filed a claim. Select Home Warranty sent a small company after about two days. It appeared to be more of a handyman-type company, and it was very difficult to find reliable information about them online. After inspecting my Trane system, they told me that they could not diagnose or repair it and that I needed a Trane specialist.

I continued with the claim and Select Home Warranty sent two additional HVAC companies. Unfortunately, both companies also said they could not properly diagnose or repair the system. At that point, after multiple unsuccessful service visits, I contacted an authorized Trane dealer myself and had a Trane specialist properly diagnose and repair the problem. The total bill was $256.

I contacted Select Home Warranty before submitting the receipt, and I was told to send them the receipt and that they would reimburse me by check. However, they ultimately sent me only $73, claiming that because I used an outside company, their policy only allowed them to pay $73. This makes absolutely no sense to me. If the companies Select Home Warranty sent had actually been able to diagnose and repair my HVAC system, why would I have needed to hire an outside Trane specialist in the first place? I did not choose to use an outside contractor simply because I wanted to. I did so only after multiple contractors sent by Select Home Warranty failed to resolve the problem.

The repair was performed by a legitimate Trane dealer/specialist, with a real $256 invoice—not by some unknown small company that Select Home Warranty sent out. The amount of money involved is not the main issue. The issue is the principle and the way this claim was handled. I paid for a home warranty expecting the company to provide competent service when my covered equipment failed. Instead, after several unsuccessful service visits, I had to find a qualified specialist myself and was then reimbursed for only a small fraction of the actual repair cost.

I am sharing my experience so other homeowners understand what they may be dealing with before purchasing a policy. Claim #: **. Select Home Warranty: I strongly recommend reviewing this claim and explaining why, after your assigned contractors were unable to repair my Trane system, you reimbursed only $73 of a legitimate $256 repair bill.
