    Due to the high cost of American Home Shield I switched to Select Home Warranty after 20 years. The first time I needed to use Select they failed miserably. I have been without heat for 3 days and they are still trying to find a contractor. They are asking me to find one and that they will reimburse me. NOT ....

    Horrible experience with this company! We were told at sign up no contract and that they will send technician to take care of our appliances. We had washer that wasn’t spinning and this took over 2 weeks of SHW telling us their technicians were back up and that we can call our technician, We called 6 professionals in town and they all told us they can’t work with them as they don’t like to pay for services. We decided to end our contract: through emails and also phone calls which were recorded! They kept taking money from our accounts illegally. Our lawyer is contacting them on Monday. Be careful with giving them your account infos.

    We have had this warranty service for several years. Currently waiting for them to find us a plumber for 9 weeks already. Call every week. Tell us to do their job and find our own plumber. We pay them for doing that. Denied several things over the years. AC. Wash machine. Did cover a ceiling fan after purchasing and sending a receipt.

    I am submitting this complaint publicly for the benefit of potential customers, consumer protection agencies, and media outlets. My goal is to ensure other homeowners are aware of what I have experienced with Select Home Warranty, a company that has taken my money but provided no actual service in return. I paid for a full year of coverage up front, believing I was making a responsible choice to protect my home and appliances. Instead, I have received months of delays, unreturned calls, and zero resolution — while still being charged for a service I never received.

    📌 Timeline of Failure to Provide Service
    April: Claim filed for my high-end Monogram double oven
    June: First technician finally sent
    June–Present (almost December): Claim still unresolved — over 7 months later
    The technician identified one part that needed repair and replaced it, but determined a second panel also required replacement. At that point, Select Home Warranty refused to cover it — and then left my oven in pieces.

    Even worse, the contractor took the original panel with them, never returned it, and Select Home Warranty now claims they "cannot get in contact with the contractor," therefore they are unable to move forward with repairs at all.

    I am left with:
    • A hole in my wall
    • A missing oven panel
    • A completely non-functional appliance
    • No reimbursement, no repair, and no accountability
    Attempts to Cancel — Ignored
    I attempted to cancel my plan three separate times.
    No returned calls.
    No resolution.
    No refund.
    Only after multiple escalations did I reach a supervisor — who told me there was nothing they could do.

    This is more than bad service — this is a consumer protection issue.

    I want potential buyers to know exactly what they are paying for:
    ❗ Delays lasting months
    ❗ Lack of communication
    ❗ Disassembled appliances left unrepaired
    ❗ Zero accountability
    ❗ No refunds, even when service is never fulfilled

    A home warranty is supposed to offer security. Instead, this experience has caused financial loss, damage, and stress — with absolutely no return on what I paid for. I strongly urge anyone considering this company to proceed with extreme caution.

    HORRIBLE COMPANY. They act like they are the best but in reality, when I needed a plumber, they didn't have one so they made me go out to secure one on my own with the promise to pay me back. Once I sent them back the invoice, they did not want to pay it. Another time, my microwave & oven combo (built in that cost over $3K) was not heating. They offered a payout of $95 for the microwave and said that it would cost them too much to send a repairman. Seriously. $95 for a $3K appliance? HORRIBLE CON ARTISTS.

    As a new homeowner, how are you supposed to provide three years of maintenance records. I provided my home inspection from five months ago showing everything was working. The technician also said the system was not working because of age. Your policy states all items must work at time of contract and then you must have continued service on your items by a licensed professional. Which I will definitely do annually. But I’ve not had that opportunity because I’ve owned the house for five months. Why do you offer this policy to new homeowners if you do not plan on covering any of their items. How am I supposed to reach out to the previous homeowner when I don’t even know them.

    This is the worst company ever! Our legally binding contract says a technician will be contacted with 4 business days on a holiday week/weekend. I made a claim Sunday night and received an email Monday requesting I contact my own repair person, pay them then wait 30 days for reimbursement. I called and explained financially that wasn’t possible and that I needed them to make contact. They told me the technicians were backed up so I would need to call them next week to have the claim reviewed for dispatch since I was unwilling to contact someone myself. I repeated I was not unwilling that I wasn’t financially unable to.

    Representative responded with “I need you to pay attention”! I called back a day later and I was told because my payment was due today and hadn’t been paid they couldn’t talk to me, that if I wanted any information on my claims I had to pay for next months service! Horrible company forcing customers to keep policy while breaching contract!

    The worst service I've ever received. I requested service for my washing machine. The machine is making a tremendous noise that can be heard throughout the house, and it's also leaving black oil stains on my clothes. Now they're telling me that my insurance doesn't cover it because it doesn't cover loud noises, even though the technician they sent said it was a main Bering and that it was leaking oil. This is completely ridiculous. Don't waste your money with this company. I pay $75.00 for the technician on top of my monthly payment money wasted because now I have to buy a new washer.

    For your own sake, steer clear of Select Home Warranty. We bought the Platinum package and were told that all appliances would be covered. After two years of paying for this plan, we filed our first claim for a leak in our refrigerator. After two days of dealing with extremely poor customer service, a technician finally came out. We paid the $67 service fee, and the technician did nothing. A day and a half later, we received an email saying the claim was denied because the “dispenser” is not covered under the plan — even though our claim had nothing to do with the dispenser. After multiple calls to customer service, explaining that they misidentified the issue, we got nowhere.

    We’re now planning to cancel the policy and request a refund for the unused portion. Terrible customer service and a very disappointing experience. I would not recommend this company. I am not sure how Consumer affairs have so many positive reviews. I checked the google reviews and they are all confirm my experience. Poor customer service, claim denial, etc. I wish I would read it before signing the contract.

    Do Not, I repeat Do Not purchase a home warranty through this company. They pull you in with fast talking sales agents and do not completely explain the process of filing a claim. No I did not read all of the fine print (who really does?) before it was too late. 1st issue, they do not reimburse you fully on any replacement. Firstly, why should I have pay for the appliance then wait 30 days to get reimbursed? 2nd issue, when you call them out on it, they offer to get you more money in your reimbursement so you don't cancel and request a refund. Once you agree, you cant get out. you are trapped.

    I have been waiting for a reimbursement for a claim I filed on Sept. 24, 2025. It is now November 22, 2025. The first call I made, 30 days after the initial claim was filed, they told me they did not receive the signed acceptance of the reimbursement offer. Of course... I called again today to inquire as to the status and find out that the time it takes to process the claim is not 30 days, but 30 business days. Of course. Now the expected arrival date of my reimbursement check is now December 2nd, 2025... for a claim made on September 24, 2025.If there was a way to get out of this and get my $1600 paid in full membership back, I would take it in a heartbeat. If anyone out there knows of a way, please let me know.

    My experience has been terrible! They are giving me $ 175 to buy a new dryer and they won't pay for a new kitchen faucet unless I sign up for additional coverage. The salesman I talked to on the phone didn't mention this.

    This is a scam company. I have worked with two other warranty companies who were amazing. Select never pays claims or at most pays less than the visit fee. They claim they can't find a technician and then make you pay the visit fee as checks get "lost" in the mail. Cancelling the policy takes months and when they do cancel they take anything they ever paid you, including those times they couldn't find a technician. They lie upon lie on what they will pay. I was promised 870 refund of a 1200 policy and got 200. Buyer beware. They are not accepted and even their own technicians warn for customers to stay away.

    I needed my furnace blower replaced. I submitted 3 years of maintenance records and receipts which they asked for. They denied the claim because the invoice was "invalid " the receipt had all the maintenance completed, the date, the cost, and is signed by the guy and says "PAID IN FULL." They said this doesn't suffice because it doesn't say "cash."

    This warranty is the worst I have ever had. I purchased this after researching and talking with an agent. It was about six months after I purchased that I had to make a claim on a AC unit. The fan motor had gone out in the unit, I made the claim, they sent someone out and I paid my deductible. The technician said the motor looks to have malfunctioned and he would be back with another part soon. The next day I get an email from Select Home Warranty that they are denying the claim because the motor failed due to lack of maintenance. They said I needed to pay the technician to clean the unit first. 1. This unit was cleaned in April and the claim was filed in November, so the unit was maintained. 2. Why would I ask them to clean a non-functioning unit? I really wish I had read all these reviews talking about Select denying claims for illegitimate reasons prior to purchasing. This company is predatory and an absolute joke!

    This company really sucks. It is a total scam. My central air wasn't cooling I put in a claim and they totally denied it the compressor rust out and lost freon so they said they don't cover freon lost even though the fault was a rusted out compressor. They denied my claim for my stand alone freezer. The door seal was ripped and they said that would of had to be a rider added on even though the contract says all parts covered excluding the closed system which is the freon. They offered me $25 to replace my microwave because they said to repair it would cost too much. They denied my claim to repair the ice maker in my refrigerator because it was not in the kitchen. It was in the garage.

    They offered me $75 to replace my washing machine because to repair it would be too expensive. They said it needed a new drum turned out to be a worn belt. Please do not do business with this scam company. They will rip you off and deny any claim or offer a ridiculous low amount to replace it. Stay away. Those articles that rate them good are lies.

    Select Home Warranty is trash. Why would I keep paying you guys and y'all never can find no one to work on your appliances or my roof. I've been asking since August for someone to come out to fix my leak but keep saying everyone is busy. So what am I paying you guys for and then I have to ask for the company name so I can call them. If I got to do all the legwork I don't need Select Home Warranty. Very unhappy with this company. I had to make another claim just last week because I called about my refrigerator. So they never did nothing about the leaky roof so I had to make another claim and still nothing is then being done.

    I strongly urge consumers to be very cautious before buying a policy from Select Home Warranty. My experience felt misleading from the start. I was told on the sales call that my plumbing system was covered. No exclusions were mentioned. When I filed a claim for a shower water valve—a basic plumbing component—it was denied because they retroactively called it a “fixture,” something never disclosed during the sale.

    I tried resolving this calmly and professionally by contacting the sales consultant three times with no response. When I finally reached customer service, the representative was rude, spoke over me, and pressured me not to cancel. It was impossible to get a supervisor or proper escalation. Even logging into the customer portal required two separate calls because the activation token never arrived and had to be manually sent by a representative.

    As a licensed real estate professional and homeowner, this has been the worst home warranty experience I’ve ever had. In my opinion, the process, communication, and claim handling were unacceptable. Based on my experience, I cannot recommend Select Home Warranty and encourage consumers to research carefully before purchasing a policy.

    I don't know where to start. First was the sales person who sold me by telling me about the sale they have if I pay for the whole year of coverage and, get two free months, I asked the salesmen what if I was not happy with your service at any time, he assured me that it will prorated and refunded to me. A) that was not the case. They charge you $75 to return and cancel your contract. 2nd, Technician was dispatched out for the repair at a cost of $75 upfront. After 10 min of looking at our refrigerator, we were told that the they will not fix our compressor because the part was under warranty, Which he was wrong, after 30 days of going back-and-forth and being on the phone for hours on each call to HSW all I got was the runaround. I felt they were avoiding to fix my refrigerator at all cost do to the High cost of repair that it need it.

    They made me call A Samsung technician and pay them $140 to confirm the the part was not covered under warranty. When I provided Samsung part# that was giving to me by their technician. I was told that warranty didn't' cover part. My verbal conversation with Samsung was not good enough for them. They request me to send them the Samsung report to confirm. Then I was told to fix the issue and pay Samsung to repair refrigerator at cost of $1159.00 and they will decide later if they want to reimburse me portion of the cost. But won't tell me the amount they are willing to reimburse.

    I took me three different phone calls all taking over 30 min to cancel my warranty. They kept offering me coupons for Home depot and Best buy to stay with them. Finally I got into yelling match at the last person to cancel my warranty. I would not recommend this to anyone. I was finally threatened at the end my call that I would be charged $75 to cancel and it would take 6-8 weeks to get check back,

    Scam!! They are a horrible company!! I called to get a electrical issue fixed, after multiples, and no one who "Works" in my area. Mind you this was months of back and forth. I ended up having a buddy at work come over and fix my issue. They charged me a $75 cancellation fee that I am now disputing with my bank!! Heads up!!

    DO NOT contract SELECT - they send contractors that often you cannot find independently so as to check quality/reviews. I currently have a Claim open and they are only approving a part (how the technical knows what part is needed I don't know because he never opened the washing machine to see the problem) and now SELECT has approved a part but not $200 in labor... How can using SELECT for repairing a washing machine that has never had any issues cost me $200 in labor AND the service call-out fee? SEPARATELY they overcharged me for my contract, so I had to waste time showing them such as refund finally came. I used other Home Warranty co.s in the past, but switch as SELECT had a good name. WRONG! In my opinion, a LOW CLASS unreliable company.

    Please listen to the other bad reviews for this company. They are running a scam. They will find any reason, wording in their contract not to cover any appliance. For an example, my water heater was leaking water from the bottom or a value which I saw the leak. Denied coverage because they don't cover leaks. This is laughable because the policy says it covers components. Why was it leaking? Because of the components of the tank! An inspector said so!

    They are operating not in good faith. It's all a scam. You've been warned! Forget the positive reviews. Forget any positive reviews. They are scamming people. Again. You've been warned. PS. They tried to give me some freebies to continue. Why? So they can scam me the next time? I wasn't born just yesterday! I implore you! Honestly! Really! Stay away! STAY away from Select home Warranty! Please. They are scammers to the highest degree of scamming. Don't believe any explanation they may have to this post! Not many good, if any, good choices but I will keep looking but it's certainly not that company!

    They send the cheapest parts and make you pay for labor under exclusions. Have a nasty cancellation fees if you don't like the service. They always find ways to deny claims and always don't even sent technician for smaller work and send a 20-30$ as a reimbursement check.

    First and foremost, their sales department is dishonest. I had American Home Shield, which allowed me to double up on "like" claims and pay only one deductible. When I asked the sales person at Select if I could do the same, they assured me that it was possible. However, I later discovered that it was not, after I had already paid the premium.

    Despite making multiple plumbing and electrical claims, they never provided an electrician or plumber. Instead, they told me that I could hire my own technician, but they had to call the dispatcher to get approval to fix the issue. My technician spent 30 minutes on the phone waiting for approval for a stopped-up sink, which was a plumbing problem! I had even paid extra for plumbing fixtures, but they refused to cover anything.

    As a result, I was out $100 for the show-up fee and another $53 for their time on the phone. I was not reimbursed for any of this. I started filing claims on anything that needed attention just to see if they would ever provide a technician, but they never did. They always told me that they couldn’t get anyone and that I was free to hire my own tech. I told them several times that I didn’t want to hire my own tech because none of the people I called wanted to bother calling the dispatcher for clearance to fix the issue. They simply don’t have the time or desire to deal with these home warranty companies.

    Select does this to make it harder on customers and reduce their claim payouts. I can go on and on about the problems I’ve had with them, but I’ve saved all the proof, including the calls I’ve made, the supervisors I’ve spoken to, and the outcomes. The same thing happens every time. This company appears to be a scam in my opinion. I never had that issue with American Home Shield. They weren't perfect but they eventually too care of my covered items with their own technicians.

    My experience is horrible. I would not recommend this company to anyone. The salesman Jim ** is a liar who said what he needed to say to get me to buy a plan. In good faith I paid for three plans. Paid for them in full immediately. My first experience an AC goes out. I set up an appointment. Pay my deductible in good faith only to be told that the AC is not covered because the Freon leaked out on its own. Normal wear and tear. I immediate called to cancel my plans since this company does not work in good faith. Only intention is take peoples money and not cover items when they break by saying not covered under the plan. Their response was, "We cannot cancel the plan." A manager will call me back within 24 hrs.

    Select Home Warranty has been one of the most disappointing warranty companies I’ve dealt with. Even their own assigned technician expressed frustration about how cheap the company is, mentioning that they are often encouraged to find reasons to deny claims if the repair costs are too high. This creates a situation where some technicians attempt to upsell customers on additional services — which feels like a form of pressure or blackmail.

    In this case, I experienced an urgent water leak emergency. According to the contract, pre-approval is required before any emergency repairs. However, their automated phone system made it nearly impossible to reach a live representative while water was actively leaking inside my home. To prevent further damage, I proceeded with the repair and promptly submitted photos and invoices immediately afterward. Despite this, Select Home Warranty denied the claim, citing a lack of “pre-authorization” — even though the circumstances clearly qualified as an emergency

    This is our 2 nd year with them. No claims the first year. This year, the top racks our dishwasher broke. Not covered. So how are we suppose to function with a broken rack in the dishwasher? Now, our furnace needs repair. We have a boiler and we had American Weathermakers look at it since they installed it. We need a new tank. Select Home is stating its condensation, so not covered. They sent the “air conditioner“ explanation that it’s not covered. We don’t even have central air! We have called and emailed several times. All they keep repeating is that it’s condensation and not covered. No one calls us back. We asked for a supervisor.

    COMPLETE Waste of money - AVOID this company. They find a way to deny claims even after they were not able to send out a technician after 4 days of my heater going out. We were sitting in 45-50 degree weather for days for them to come. They did not. I finally got a local company to do the repairs at a very reasonable price. Select refused the claim.

    Absolutely a scam. Stay as far away as possible, even if you got the policy for free. A 1-year home warranty policy was gifted by the realty company I worked with to purchase my new home. First time I called Select Home Warranty, I explained the knob on my dryer was broken and they found me a local appliance repair contractor. I paid the $125 service fee and my claim was rejected because one obscure clause of the policy states that dyer knobs are not covered. They knew my issue was with the knob to start with but still sent someone to my house and charged me.

    Second time I called, I needed help since my backflow wasn't shutting off. The representative explained I needed to pay a one-time fee of $249 to add on the Plumbing Fixtures coverage, which would cover valves. I did that. Within one hour, I received an email saying that my claim was denied because valves are not covered. They tried not to refund me the payment for the coverage add-on. I'm going to my bank next to report and appeal the charge, since they verbally told me the issue would be covered in order to make the sale and misled me without even letting me review the policy / coverage document. This was like my first encounter, except they up-sold me this time.

    I have had Select Home Warranty for 2 years. The warranty that I purchased was the Platinum Plan. I was assured by the sales representative that this was the best plan and basically covered everything so I chose a warranty period that extends till Jan 2030. So I bought the best plan they have and purchased it for a long time. I just made a claim this morning, nearly 2 years after purchasing the plan, for one of the units in my HVAC system. The issue was the failure of the TXV valve. My total cost to repair the unit will be $2,066.70. I went through the process. I submitted the claim with the diagnosis report from my service company. I spent about 30 minutes on the phone submitting the claim. I was told that the claim was submitted and that I needed to call back to their Authorization team with the technical representative from my service company.

    I went to my service companies head office and had their VP of Operations and myself contact the authorization department. We were on the phone for over an hour. they need all of the details about the claim, all of the information from the condensing unit as well as the air handler, they asked about the condition etc. etc. Was passed off to multiple people through this experience. Then was placed us hold while they determined the coverage I would receive. After a lengthy hold they came back and said the claim was rejected due to 9.1.2 in my contract. The rejection was that they do not cover valves. So a couple of things that made this experience very disappointing,

    1) the TXV valve in a heat pump is one of the critical parts and they do fail occasionally with a costly repair bill as I've just experienced. The sales rep could have flagged that up front rather than saying that everything would be covered.

    2) when I sent the diagnostic report into the claims department this AM they could have simply said we don't cover valves. This would have saved both me and the VP of Operations a lot of time.

    3) Be transparent, Alert your customers upfront of major components that you don't cover, The TXV valve is the heart of the heat pump, if it can't change from heating to cooling the system wont work, cut to the chase as soon as possible. You knew upfront that the issue was a valve and you could have told me on the phone first thing that this was not covered. That would have saved me a lot of time as well as the VP of Operations.

    So my message is Buyer Beware, this warranty company has a long list of things they don't cover. My experience could have been ok but was painful and disappointing due to the process you take your customers through. It felt like you were hoping that I'd give up before getting to the end.

    Don't waste your money lousy! Paid them 600 dollars a year 80 dollars service fee and they would even wouldn't pay for the labor to fix a simple toilet repair. Wanted me to shell out more money then charged 75 dollars to cancel my services!!
