    This company has collected over $50 a month from me for over a year. I went to file a claim when my washer had an issue. I reviewed the policy and made sure it was covered. They are telling me I need to find my own repairman AND get the person to submit an invoice prior to any work being done. They are telling me they will not pay more than $100 without this and that I need to pay the $75 service fee meaning I might get $25 back. I have tried calling but only get people who do not speak English. No company will even come out for an estimate for less than $100 and no one is going to do that for free, then return after "approval." This means I have had no washer for weeks and there is no end in sight. I have asked for a refund of my premiums since they have no repairman. No response but tell me to call back. I am just paying to have it repaired and continuing to try to get my premiums refunded. Too late for me but maybe I can help someone else.

    This is a terrible company. After 2 weeks of no response we were finally told we were "authorized" to find our own technician, which took another week. The repair was going to be $500 and we were only approved for $165, which is not what we were told or their contract showed for coverage amounts when purchased. The sales people speak regular English, but the entire operations group has a huge language barrier making working through the issue very difficult. It took several calls to understand our dishwasher wasn't nearly covered. Stay away and go with American Home Shield who we had prior, but switched to save a few bucks. Not worth it.

    I decided to go with Select Home Warranty because they were listed as a top ten insurance company. Boy was that wrong! I had a water leak in my garage and called to make a claim. I was concerned because the representative began offering me a supplemental policy. When I asked if leaks were covered in my policy, she said they were. She was just required to read the prompt. Two days later I got an email stating leaks in the garage are not covered. I’ve been paying for a warranty policy and they had no issue with taking my money but as soon as I needed to use the policy, nothing is covered. Don’t waste your money because this company is only out to take your money without providing coverage.

    This company is the worst. I put a claim to fix my stove which the only problem was I cannot adjust the temperature in one on my burner. They send a technician from MAJESTIK appliance. They came on July 2023. They “fixed”, they replaced the “right part”. 2 weeks after the “right part” get a short circuit. My stove was full of black fume. My neighbor call the fire department. My whole stove stop working. I called Select Home Warranty. They send me the same company. The technician told me that the part was wrong and affected my other burner, that they will order the part “again”. After 2 weeks I called them and they told me that select home warranty did not approve the work.

    I called select home warranty and I told them that and the MANAGER told that the company make the mistake. "Here is the phone number deal with them." The MAJESTIK refused to talk to me because in their contract Select home warranty is their customer and select home warranty manager told that he is sorry but he cannot do nothing and he told just keep trying. When I ask him about the part on the contract that they said if they cannot fix the appliance he told me that he doesn’t know anything about. Please DO NOT SIGN A CONTRACT WITH THEM. I have all the information if you need it before to take a decision my email is **. I want to make sure this company do not scam and steal anyone else.

    Select Home Warranty has to be the worst scam company ever. They mislead when you call to sign up and promise coverage they do not follow through on. The 30 day refund period is because they send you the contract after you signed up and don't expect you to read the fine print. I got stuck with having to pay $127.50 for installation out of my pocket and a $75 cancelation fee after I told them they are not authorized to charge my account. They are argumentative, rude and unprofessional. When you try to speak with a manager, I was told there wasn't one and I had to talk to the representative. All around a horrible experience and I ended up paying more out of my pocket than what the part was worth.

    Select has yet to find us a repairman, we have had to find one every time. Every claim that they have approved has been for the minimum amount they are willing to reimburse which is far below the cost of repair. They state that the unit is old and they will give you a little bit of money that doesn't cover even a fraction of the cost. A warranty company should replace the unit, the age of the unit shouldn't matter.

    I bought a 5½ -year policy from Select Home Warranty (“SHW”) in Nov 2022 for $2500. The following July my clothes dryer stopped working; Filed a claim online on 7/23; rec'd email & text messages on 7/24 that a tech would come 7/26 between 8am & noon. On 7/26: No show, no call. Rec'd email/text msgs on 7/27 that the tech would come 7/27 between 8am & noon. Again no show, no call. On 7/28 a tech arrived, diagnosed the problem & said he'd draft a report & send it to SHW, who would order parts & have them sent to me, then I should call the tech to come back to do the repair.

    On 8/4 we called SHW to check on the claim; were told the parts had not been ordered yet. We req'd they be ordered immediately & shipped overnight; rep said he'd see what he could do. When we still hadn't received the parts, we called SHW on 8/15. We were told they rec'd the report over 2 weeks ago: the dryer could not be fixed & they were waiting on a determination from their Resolution Dept. I req'd that SHW email me a copy of the report; they told me I needed to get it from the tech. Left several messages for the tech but have not rec'd any reply.

    On 8/16 (today) I rec'd an email saying they had approved a $185 reimbursement (my dryer is 5 yrs old & cost nearly $700 on sale!). Even if I accepted this low offer, they expect me to repair or replace the unit myself, send SHW the “paid invoice”, and then wait to receive a “Reimbursement Form” to sign/return before they'd send a check.

    So I've been without a clothes dryer for nearly a month & it's still broken. I emailed SHW to cancel my policy & expect a full refund. There's no reason my 5-yr old Whirlpool dryer can't be repaired, the tech missed app'ts & no one will send me the report so I don't even know what's wrong with it even though I paid for the service call. The delay is unacceptable & their rep gave us erroneous info re: parts. No one followed up on the claim, their offer is insultingly low & requires unnecessary paperwork.

    SHW's website says “We’ll repair your covered item. You’ll pay a minimal service fee. It’s that simple.” This is completely false; nothing has been simple about this claim. I'm extremely dissatisfied with SHW. I'm curious to see how they respond to my request for a full refund; if they resolve this matter acceptably, I'll come back & revise my review. Until then, I would strongly advise NOT purchasing a home warranty from this company.

    This "warranty" company is a genuine fraud. In the only claim I made, they sent out a technician, I paid him an $80 service fee, he invoiced them for the difference, and they never paid him or returned his calls. I think refiled the claim because the problem was not fully addressed, and they sent me an email stating that he had confirmed he was coming out to follow up. I called him, and he had received nothing from them. They also emailed him under another name. This company is just like the moving companies who under-bid a home move, only to hold your stuff hostage until you pay them 3 times what they quoted, only to change their name and reincorporate under a different name to avoid prosecution. THIS IS A FRAUD.

    Purchased a 3 yr policy in July 2021. I have called 2 times for problems and been denied both times. When I asked to cancel the remainder of my policy I was told I would only get back $56 even though the policy was $459/yr and I have a yr left. Total RIP OFF. Denied coverage without even sending someone out to see what the problem is. AVOID! Called another company who came out and said the water heater needed to be replaced. Again not covered by them

    I called for a repair for my refrigerator was leaking. Customer service basic off the model of my refrigerator the ice maker was not covered. I told them just send a maintenance person to check it. I waited a few days to see when repairs would be done. Customer service told me repairs was not covered and I needed to get ice maker coverage. I told them to cancel my coverage for I had paid $475.00 for a year with 2 months free. I got a repairman to fix refrigerator for $75.00 for a clogged self defrost line. I had my bank to request a refund of my money. The bank has not finished the investigation of the $475.00. But my bank has refunded my money until investigation is completed.

    Select Home Warranty has been the absolute worst home warranty I've ever dealt with. Last Tuesday I submitted a claim because my AC died, 3 days after submitting the claim the provider came out and told me that it was just the motor which is only a $355 part. Now it's almost a week since I submitted the claim and the issue has still not been resolved. Twice I've called in and asked to speak to a supervisor and twice they've said that all supervisors are busy and that I'd get a call back within 24 hours which never happens.

    Now this morning I received an email stating that they want pictures of the unit and all maintenance records to date. I've lived in this house for over 10 years and have had the unit services every year, the AC itself is over 23 years old and parts are bound to need to be replaced but I continue to have issues getting it repaired. I paid more than 2 times the cost of the repair for this year's warranty, and have filed ZERO claims, but yet I am put through the wringer. I will make sure to put this review on every site possible as NO ONE should ever use Select Home Warranty for their home.

    One bad company you can meet for home warranties! One of my properties had an AC malfunction, they send a tech and determined motor blower is the issue. He had to file a claim with them to get it replaced. The motor blower is covered and it is taking them days to process it during extreme heat. They have very long wait lines on phone to speak to someone.

    And another property I had the AC blew capacitor on two AC units. They argued the second AC was not primary and did not fix it. The contract was for primary AC. Tried to argue with them that second AC was primary for the second floor but to no listening mind. They find ways to cut corners on you. The rep who sold me multiple contracts for multiple properties stopped responding to my voicemails and my emails once my contracts went into effect. They treat you nice till they hook you.

    Select is far and away the worst home warranty company of the 3 I have used. They couldn't find people to dispatch twice yet did not communicate that. I was forced to fix myself. I bought and replaced major parts on a swimming pool and a sprinkler system (pumps, control panel). They would not reimburse. I attempted to elevate case twice to a supervisor. No call back. Both claims were denied - repairs of sprinkler pump and control panel and swimming pool pump -ARE NOT COVERED.

    UPDATE: My policy is still good till Aug. 23. So I have to live with this travesty of a business. As fate would have it, things "still come in threes". My septic aerator went out 4 days ago. True to their operating procedure "they can find" a service rep. I found one. To be approved my rep had to call in with a diagnosis and associated costs. The aerator was burned up and had to be replaced. Cost was $400 for new pump and $50 for labor. After 15 minutes on hold the Select rep stated they would approve $100. He assured them that a aerator, installed, is not available for $100. They reiterated $100 is all that is approved. Clearly, I would have to pay the remainder plus the requisite service call fee of $75.

    I signed up with Select Home Warranty late last November - they offer good prices and it seems the coverage is comprehensive. A few weeks ago, my washing machine started throwing an error message and ending the cycle early. I contacted SHW to file a claim. I was matched to a vendor quickly and we scheduled an appt between 1-3pm the next day. My husband left work early to meet the contractor. He did not call and did not show up. I called Select and they reached out to the vendor who said he'd tried to reach us but we did not answer. I had no missed call or voice mail from him. Because of this unprofessionalism and disrespect of our time we requested a different vendor. SHW quickly connected us with a second vendor. This one did NOT promptly call me so I phoned him. When I reached him on the phone, he told me that he hadn't gotten the assignment from SHW and he would call me back when he did.

    Two days pass, and I hear nothing. I phoned the vendor again and he informs me that he moved his office and I am outside of his range and he'd need to collect a trip fee and that he hadn't called me because he didn't have any already scheduled work close to my home. So once again, I called SHW and asked for a new vendor who could come to me, would return calls, etc. SHW reassigned me to vendor number 1! I called them back again and asked to be reassigned, and they sent me back to vendor 1 a third time. By this time, the SHW rep offers a solution... he says I can find my own vendor and get them to come out and diagnose my issue; I'd be responsible for my $45 service call fee and the vendor should speak to the "authorizations" department while he is in my home to get authorization to complete the work. Well when they were in my home, my husband did not call SHW.

    When I got home, I contacted SHW and was told I could send my proof of payment and the diagnosis in to their email account for authorization (quote of about $500 for a washer repair). I sent the materials in today and received a response that they would not be covering my repair. In their contract is Section 8 which says, “Select Home warranty has the ability to refuse to cover your repair (if they deem it unrepairable or if the repairs exceed the value of the machine),” and instead pay you a prorated amount. They offered me $150 for my washer repair. No way can I repair or replace my washer for anything close to that. They do not let you know how they came to that $150 value. Nor did they say when or if they would be refunding me the excess cost I paid to have a non-SHW vendor come out. (Instead of $45 it cost me $106... They said they would refund the difference before I hired the other company!)

    I am about to send them my original receipt from my purchase of the washer which details the cost ($809) and date of purchase. Front load washers have an expected useful life of 11 years (**). I have had mine for 6 years. If they prorate it, they'd need to compensate me $367. I'd say stay away from this company this clause 8 of the contract gives them the ability to deny claims for stuff they say is a covered repair. I mean, think about it, the clause allows them to deny every big claim... That is the whole purpose of having a warranty... To cover expensive appliance breakdowns. You really need the warranty coverage most a few years in to owning the appliance when you're out of store/manuf warranty, and at that point these repair costs can get high. They can arbitrarily say "Nope we are not gonna cover it. Here is $100 instead." That defeats the entire purpose of having a warranty.

    Now I have a complete lack of confidence that I am covered in the event of a breakdown. Plus, as I mentioned, the contractors they match you to may be terrible (no call/no show, does not reach out to you to book appt, says I moved but didn't tell SHW so now you are out of my range, etc.) NOT worth it. See below for contract verbiage. Section 8. Select’s Option. Select Shall Have the Sole and Exclusive Option to the Following. (iii) In Lieu of Replacing A System or Appliance that Is Deemed Irreparable or It Is Not Cost Effective (iii) In Lieu of Replacing A System or Appliance that Is Deemed Irreparable or It Is Not Cost Effective to Repair, Said Determination being Made by Select, Select May Choose to Pay A Cash Settlement for the Irreparable Component of the System or Appliance. Select Is Not Responsible for Installation.

    I purchased a five year plan, prepaid over $2000 in 2021. Used the warranty for the first time ever earlier this. It was a toilet leak problem. The second time was a refrigerator freezer breakdown. Technician came after three business days, but because of weekend it took five actual days. Select Home Warranty informed that the repair cost was too high, so they offered $250 as compensation based on their estimate of the depreciated value of the refrigerator. I declined the $250 and have asked to a more reasonable amount since I had to pay over $2000 for the replacement refrigerator, which is a lower level unit that the one that broke. Over a week now with no response from Select Home Warranty.

    Called the number and was told to wait for response. So, Select Home Warranty policy is written such that they basically can deny repair of any appliance that is not brand new or near brand new, and offer you pittance in compensation. What is the point of having the home warranty. Total aggravation and stress and I am out of $2000.

    Had AC go out in 118 degree weather. Called right away and they assigned a vendor the next day. I tried contacting this vendor several times with no response. Called Select and they said they contacted the vendor and they're not going to be able to come out until Tuesday, which is 4 days. (A response from the vendor would have been nice). Advised them it is unacceptable with this heat as I have two kids. Asked to speak with a supervisor to get an approval to hire my own vendor. Was told that I was going to get a call back. Didn't get a call back until 4 days later. They have now denied my claim and I keep asking for a supervisor and they said that someone would call within 3 hours. This has happened twice and supervisors do not call. It's been 3 days now and still no call from supervisor. I've now been on hold for a supervisor for almost an hour. This is the worst company I've ever dealt with. Save yourself the trouble.

    I purchased their PLATINUM POLICY for 3 years, and paid upfront. Any issue I had I called their call center (obviously in another country, but they won’t tell you that). They are scripted and back you in a corner so the issue is denied. You catch on after 50 or so calls. My AC broke. I live in the desert. They kept denying my claim. All my doors swelled up due to heat. I went to small claims court and won my judgement, but they will not acknowledge it. I spoke to a collection agency and this one agency had 3 judgement they couldn’t get money from. I am retired and on a fixed income. $8500 is a ton of money I am out of pocket. BBB had over 5000 complaints. What a fool to have not done my homework in advance.

    I have an air conditioner with a broken TXV valve from normal wear and tear (according to technician sent). It was evaluated AM 7/13. Warranty claims they did not receive anything until Friday 7/14 -- yeah sure. It is now 7/22, and I have not received a verdict email, despite 3 separate promises that I would if I waited 2 days, or 1 day, or hours. I was also promised a call back by supervisor which did not occur. The AC is partially functioning, but we have been left with the house between 85 and 90 degrees since then, in Mesa AZ with highs 110+. I called 3 times and got "keep waiting, we've escalated" with promises of a verdict which never came.

    The last time I talked with the rep for an hour. He said I had to wait, but I said I'd wait on hold and would not get off. First, there was no resolution. Then it was "actually there yesterday" - denied because freon was involved. I offered to pay for the freon and have the rest covered. They offered partial coverage and said the policy didn't cover installation $300+. They referred me to paragraphs in the policy that did not speak to that issue. It talked about not covering damage caused by bad installation. I disagreed, but just asked for coverage because of the 6+ days delay. They cited this line in the policy: 10.5. Delay.

    Select will not be responsible for delays in repairing or replacing a system or appliance resulting from events beyond its control. I admit I laughed out loud. It doesn't seem like an act of god beyond their control is involved. I have been lied to, delayed, partially denied. And forced to deal with all this. Over the phone they promised partial coverage, but I have no email. They advised me to fix it on my own and apply for reimbursement. After already saying they would deny it.

    Filed claim 7/3/23 A/C. Select Home sent their technician out 7/6/23. He called from inspection & advised compressor out, unit needed replacing. Advised should have answer w/in 48 hrs. I called after 48 hrs - every day, sometimes twice day (11 calls) and was told expediting due to medical reasons & small children in home. Finally filed complaint with BBB. Supv sent email advising he would assist. Called Supv 4 times & sent emails asking him to contact me. Received email from BBB that company had advised they reached out to me & no response!! Exact opposite - I couldn't get anyone to call me.

    When I sent copies of emails to BBB, got call from Supv. He stated technician diagnosis was Freon leak that wasn't covered. Insisted on 3 way call with technician since that is not what I was told. Reluctantly he agreed. When technician got on call & explained compressor was out, did not report Freon leak, Supv asked him get off call & then offered me $600 to settle claim. New unit costs $6,000 plus. Told Supv to cancel my contract & send refund asap. VERY Disappointed!!!

    I called in a claim. My AC isn’t working. I was told I would have a tech within 48 hours. Now I get an email saying to get my own tech. Pay him and they will reimburse. Then to get AC fixed, pay up front after getting an Authorization from them. They will reimburse in 30 days. This was not the agreement. In reading their reviews other people have the same issues and never got reimbursed. I also don’t want this automatically renewed, but I understand that is their plan. Very disappointed. I am nearly 79 yrs old and on a fixed income. This is wrong.

    Air conditioning went out. After 4 days they told me to get my own repair man. He came diagnosed problem and quoted to fix. We called in and got pre approval. I paid for repair. Now they are denying it!

    Date of transaction: 20 Jul 23, service tech came out, repaired the ac unit, 21 Jul 23, I paid $2425.00 for 5-years to the business on 14 Sep 23, I paid $250.00 ($175.00 over the ($75.00 service fee) to coverage air condition/HVAC assistance/repair/replace, I requested to cancel the policy on 21 Jul 23, based on a strong recommendation of the service tech, the company not being a BBB accredited comp, and not replacing appliances. I yet kept getting the runaround, and promises, and still kept informing them that I wanted to cancel the policy.

    They tried to resolve by trying to lie to me about getting the $175.00 back, knowing that this company was not going to refund me the extra fees over the service fee that I paid. Yet they wanted me to keep going back and forth, with them, I had to raise my voice, and start yelling to finally get a cancellation confirmation #** on 25 Jul 23, yet I was informed that I still have to wait until a supervisor call me before this policy can be cancelled yet has made no mention about my refund. I spoke with a Mr. ** @1-855-225-2083, who was running me around. Contract #**.

    I purchased a three year home warranty from this company in February of 2023. I was not given a policy or policy number until four plus months later when I canceled the policy, I had requested one numerous times prior to that date. I was never able to use the warranty as I had no policy number nor policy to see what all was covered. I was quoted a refund amount by two different employees. This amount was to have a $75 deduction due to it being outside of the 30 day money back guarantee. I agreed to that amount reluctantly. Instead I was deducted $240.20. I have been calling for over a month after I received the shorted check and have gotten transferred to three different departments and over ten different persons. They all say their managers will call me back within a specified timeframe. This never happens. They keep saying my refund is prorated and my case is closed per my policy. But I never got my policy until I told them I wanted to cancel.

    This is a very deceitful company. Their company policy is to give the customer the run around by giving phone numbers that have been disconnected, passing the customers off to multiple departments then not following thru with what they themselves promised. In the past I have used American Home Warranty and have not had any issues with them.     The repairs were paid by me, only got reimbursed 1/4 of the cost to repair. Asked for refund and they won’t refund anything. Had to work in AC 4 weeks ago and paid cash. This company is a nightmare to work with and a bonified scam too. Have asked for refund because this electric issue happened shortly after we paid for the warranty. Guess that was our mistake, we paid for it upfront. We seriously thought that they were legit.

    Lucas was great to deal with. He made the process very simple and explained every thing very well. I would recommend using him if you are interested in a home warranty by select home warranty. I’m eager to use the home warranty since I’ve never owned a warranty, but I have owned several properties before. I’m eager to process a claim and then submit a review online.

    I called to ask a question and received exceptional service from Zachary. He was very knowledgeable and courteous while answering my questions and he very easily helped me get the policy and payment set up. Compared to my last home warranty policy, Select appears to have better coverage for a lower cost.
