    I have been a customer with Select Home Warranty since 2024. $40 a month, $65 fee for a service tech to come out seemed fair. I filed a claim for my dryer, it was only a little over a year old, they came out and fixed it. They were good to fix little stuff here and there. When my heat went out last year, they denied my claim, offer to assist with $100 on a $1000 bill. I paid the $65 cash to the service tech when he came out. And then 2 months later I received a bill from the same company for $50. Their charge to come out was $115, after I paid my $65, Select Home Warranty refused to pay the rest so the company came after me. I called to cancel on June 18, my acct is current, payment was made on June 3rd coverage for the month. I am being charged $75 cancellation fee, and coverage stops today on the 18th. Charges are not prorated and I do not receive a refund. This is bad business. I do not recommend signing up with Select Home Warranty.

    I am extremely disappointed with this company and the way they handle claims. I purchased this warranty expecting peace of mind and support when something went wrong. Instead, every time I have needed assistance, I have been met with excuses, delays, and endless obstacles. It feels like there is always another reason why my claim cannot be approved or why the company cannot fulfill its obligations.

    What is most frustrating is that I no longer expect a different outcome. It is always the same story: a new disclaimer, a new interpretation of the policy, and no real intention of helping the customer. The policies seem to be written in a way that protects the company rather than the people who pay for the service. I trusted this company to stand behind its promises, but my experience has been the exact opposite. I feel frustrated, disappointed, and let down. I cannot recommend this company based on my experience, and I believe potential customers should carefully read the fine print and research other customer experiences before making a decision.

    This is the first home warranty I purchased for our 5 yr old home in Santa Rosa, California. From my research, I thought Select Home Warranty was recommended by others, however, my first experience with an oven repair was horrible. My Wolf electric oven's touch panel was not responding. My first call with Select HW to begin my claim was fine. I received an email providing me with a repair service called American Home Solutions. After making the initial phone contact with Peter at American Home Solutions, I received an appointment for the next week. No tech showed up that day. I called and got voicemail. No one returned my call. Then I sent 2 text messages to Peter. No response. The following week, I called again. I got another message a 1st appointment was scheduled. Peter said I would be responsible for $60 tech fee at service. No tech showed up.

    I called/texted again, getting a 2nd appointment scheduled for several days later. No one showed up or called. Once again, I texted Peter to confirm the 3rd appointment scheduled - appointment was on. An hour before the 3rd scheduled appointment, I received a text from Peter that no one was able to come, and he would re-schedule. At this point, I took leave away from work 3 times. I told Peter I was NOT available anymore, and that I was going to call Select for a new repair company. Friday, the next day, I drove into work. My 16 yr old son called me and said there was an unmarked blue pickup truck at our driveway's gate. I told my son to find out who it was. My son knows not to open the gate/door unless I am home. The man did not speak English, said he was here to fix something, and showed him a different address on his cell phone. My son said he had the wrong address.

    I was fearful that this man was endangering my son. I told my son not to let him in. The tech drove away. When I called my Select Home Warranty Salesman who transferred me to a manager. I informed "Alexandria" of this incident, who said it was policy to call American Home Solutions. She came back on the phone and told me that I refused to allow entry, therefore, she could not request another tech to come. After 2 weeks of hassle, I wanted to cancel our contract. I called back the salesman who transferred me to the cancellation department. "He" kept insisting that he would fix this issue but I refused and demanded my money refunded. He said there was a beyond 30 days cancellation policy and charged me $75.

    This is a horrible business. I put a claim in weeks ago. All I got was that I needed to hire my own contractor to come out because the ones in my area were all booked at the same time. I’m paying monthly for nothing. Needless to say I am canceling and going with someone else. Do not use Select Home Warranty!

    I have made five claims since 12/25 and none of them have been resolved. Four were denied without a technician diagnosis. After a lot of arguing, I was finally able to get them to send a technician for my dishwasher claim, it was also denied. Select claims the technician said he cannot find the part needed to fix it. Now they refused to give me the technician's information. I demand my money back.

    Worst service. My Air Conditioning is not working and it's been 4 weeks now, still issue did not get resolved. The first contractor said the AC needs to be replaced with a new one. Warranty company assigned another contractor who said that they do not work on the brand. Company assigned another one and he said it needs to be replaced and then warranty people said they have requested for a quote. After that they said the contractor is unresponsive and said waiting for him to respond, for 7 days. Then they said they are assigning another one. This continues.

    The worst I have ever had!!! My Ac went out in the 1st of June. Had family visiting. Called them put in a claim two days later heard nothing. Called them was told waiting on someone to come look at it. This went on for days. Finally they said get your own person. Called had to pay $75 out of my pocket. Sent them the the work order. Days went by again. Called them was told they need pictures of the unit. Sent it. Called again two days later. Was told I need serial number. Took a picture of that. Called again two days latter. Was told I need 2 years of service receipt. I told them I did have any this. Was told when I bought the warranty was told that would not be a problem. Waited two more days. Called was told they are waiting for the back office to respond. Waited two more days. Called and was told they will give me a $125.00 to fix a broken ac and was not going to go give me my $75.00 back. I cancelled with them. 3 weeks with no air. Just a runaround.

    Select Home Warranty excels at advertising. Their commercials, marketing materials, and promises make it appear as though homeowners can rely on them when major systems or appliances fail. Unfortunately, our experience has been the exact opposite. As both homeowners and landlords, we purchased five-year plans covering two separate properties. Since then, we have learned that Select Home Warranty appears to have a process designed to delay and ultimately deny claims, regardless of whether the issue is large or small.

    One of the most frustrating tactics we encountered was the repeated claim that emails, invoices, and contractor estimates were never received. After following up—often after waiting through their advertised 48-hour response window—the documents would suddenly be “found,” only for us to be told that another 48-hour review period was required. By the time that review period expired, it was often Thursday or Friday, and because claims approval and customer loyalty departments are unavailable on weekends, the process would be pushed into the following week.

    As a result, our properties have gone weeks without essential services, including hot water during a Colorado winter, air conditioning during a Texas summer, dishwashers, and other covered appliances. Each step in the process seemed to reset the clock, creating an endless cycle of delays while tenants and homeowners were left waiting.

    What makes this even more frustrating is that the outcome never seemed to change. Even when maintenance records were provided and licensed plumbers, electricians, or HVAC technicians documented that failures were caused by normal wear and tear, Select Home Warranty still found reasons to deny coverage. After spending thousands of dollars on warranty premiums and service fees, we have received little value in return. In hindsight, the money would have been far better spent directly repairing or replacing the affected equipment ourselves.

    I also found it unusually difficult to leave a public review. Their online presence and marketing are impressive, but transparency regarding customer experiences appears far less accessible. Based on our experience, I cannot recommend Select Home Warranty. Their marketing may be excellent, but when it comes time to honor the coverage customers have paid for, our experience has been one of delays, frustration, and repeated claim denials.

    I am beyond frustrated with Select Home Warranty and will be cancelling my policy. I submitted a claim in good faith, expecting a technician to be sent out to diagnose the issue. Instead, my claim was altered multiple times after submission. On three separate occasions, additional details were added to my claim that I did not provide, and those added details were then used to justify denying coverage without ever sending a technician to inspect the problem. How can a company determine the cause of an issue without having a qualified technician evaluate it? The entire reason customers purchase a home warranty is to have professional diagnosis and repair assistance when something goes wrong. In my case, Select Home Warranty made assumptions, modified the claim record, and denied coverage before anyone even came to my home.

    This experience has left me feeling misled and completely unsupported as a customer. I have paid for coverage expecting peace of mind, only to be met with excuses and claim denials based on information that was not part of my original report. If you are considering Select Home Warranty, be aware that your claim may be denied without an inspection and that the details recorded on your claim may not accurately reflect what you originally reported. After this experience, I have lost all confidence in this company and will be cancelling my policy. I would not recommend Select Home Warranty to anyone.

    The absolute worse company of any kind that I have ever dealt with. I'm pretty easy to get along with, but bought coverage a year ago and last month my washer died. I made a claim and the technician came the next morning to analysis what was up with the machine. Paid him the $100 service call fee and he said they would contact me in a day or two with a decision. Still never got that a month later from Select, but the Tech sent me his copy and it said I would be responsible for his labor, it said that clearly which I was of the opinion when I purchased tha plan that I would only pay the service call fee, which I dd. That cost was going to be $400 for the repair and Select was paying for the part. This was a week later, so I started making the calls and emails to Select and of the dozen attempts I got a different response every time, so I went and bought a new washer and tried to close the claim and cancel the plan.

    The part came, which I didn't need because I bought a new machine and it took them 10 days to send me a Return Label to send the part back finally. Then they asked me to send a copy of the receipt for the return and for my new washer. Another few weeks pass and I finally get someone on the phone, and they implied I may get some reimbursement for the new plan, then I got a decline of the claim accusing me of getting a different contractor to take care of the washer or replace it, which was not the case, I went and bought the machine myself and installed it myself and took the old machine to the dump.

    Last I heard 2 weeks ago was they still may reimburse me part of the new machine cost. Still nothing after 25 emails and another 20 phone calls, I got nothing other than a out of pocket expense to the Technician of $100 and a month of pure anger. They still haven't confirmed my cancellation request! DO NOT UNDER ANY CIRCUMSTANCES DEAL WITH SELECT HOME WARRANTY!!!

    Absolute scam!! After paying years for the policy my oven broke and because they couldn’t fix it they wanted to send me $185 dollars check, have you seen the oven prices??? I called for them to send me the check and cancel my subscription and the supervisor tried to make me pay two extra months and a cancelation fee (which is more than $185) in order to receive my $185dollars, so basically holding me hostage!! I said I was not going to do that so he said he has denying everything even the check which was agreed by contract to send it to me.

    I would give Select Home Warranty a negative star if that was an option. I paid for a Select Home Warranty in November 2023 for a 3 year policy. 2 years ago I had to use them because my air-conditioner wasn't cooling. They were able to send a repair man who explained that Select Home Warranty was one of the worst he had dealt with as far as coverage on air conditioners. I really didn't pay attention to him because I had already paid for the policy and had researched and felt they were one of the best. Freon was not included so that was $600. They did cover a couple of parts on my air-conditioner. Hint: reading reviews on sites apparently doesn't mean too much. May of 2026 I reached out because my washing machine was not draining and sounded like something was loose. I emailed Select and filed my claim and stated I needed someone to come look at it.

    In my policy it says I will be reimbursed up to $100 for the service call. 2 days later I received an email stating they were having problems getting a technician to look at the machine and I could call a repair man myself. He completed a diagnostic on 5-21-26 and wrote that the "transmission was cracked/damaged. Repair to transmission is not recommended and therefore must be replaced entirely with the additional replacement of the suspension rods as well to ensure the tub is properly balanced during spin cycles. Replacement of transmission even when part is new does not guarantee the integrity of the washer". I sent this twice to "Nancy" who was handling the claim. She did call me back and tried to help. She said her supervisor told her this was not enough information and they had to speak with the repair person.

    They were given his number of the repair company another day and when I contacted them Nancy said they couldn't get them to answer. I called the repair place and they answered right away. I explained that Select was trying to contact them and they said they had tried calling as well and were hung up on. I was also disconnected twice during this whole ordeal. On 5-28-26 after several calls and emails with Nancy and with another person I asked to speak with a supervisor. He did call me back and said they were still having to look into this but would get back with me within 24 hours. On 6-12-26 I called again because no one has contacted me. Today I am being told they will have to look this over and get back to me in 2-3 business days. I bought a washer because I had to. I don't imagine they will work with me on that either. My advice is save your money that you would buy a policy with and put it in a savings account. You will be much better off.

    Like many others, I initially considered Select Home Warranty due to its competitive pricing. I was particularly impressed with their offer of 6 years of coverage for $3100. However, I encountered several issues with their coverage. Firstly, my Yard Sprinkler System experienced a malfunction, resulting in a broken Sprinkler Valve. Despite my request for repairs, Select Home Warranty declined to cover the cost. Secondly, one of my Air Conditioning units developed a Condenser failure. They compensated me with $600 for a repair that would cost approximately $7000. Lastly, the fan motor in my second Air Conditioning unit failed, and Select Home Warranty denied coverage for “electrical” issues.

    Upon contacting them, I was met with a lack of responsiveness, as they only provided the information they had previously emailed me. While I am not seeking financial assistance or coverage for expenses I have not paid for, I believe Select Home Warranty operates in a deceptive manner. Although they may present their coverage options in an appealing manner, the reality is that they prioritize profit over customer satisfaction. Therefore, I strongly advise against purchasing a Home Warranty Policy through Select Home Warranty.

    I called him up on Monday because my AC went out so they said that on Tuesday between 11 and 5 PM technician wouldn’t show up. But then the next warning came and I got a text that my service call was canceled and now it’s been two days finding anybody to service. Really good service and you ask me.

    I will never use this company again. Every time I try to file a claim, they say that this is not covered or that this part was an optional charge. For five years I have been in constant contact with them trying to get a claim filed and they will not reimburse me. They will not see my business again. I made a big mistake choosing this company.

    I have been waiting 9 days for my dishwasher to be fixed. I called on 5/30/26 to get a technician to fix my dishwasher and got an appointment (through email only) on Monday. About 2 hours later, the technician called to say they would not be coming because it was too far (30 minute drive) and the appointment was cancelled. I called Select Home to reschedule my appointment and again I have to wait 1-2 business days to get another appointment. After not hearing anything during that time, I called back and they said they would escalate it to another department to get another appointment, another waiting 1-2 business days.

    I have been calling every 2 days to see what is happening with my appointment and they keep telling me they are going to escalate it. I just called AGAIN (6/8/26) and they said it would be escalated and I need wait 1-2 business days. This is ridiculous! I told them I wanted my policy cancelled and my money refunded but they asked if I would wait another 1-2 business days to see if they could get me an appointment. It shouldn't be this hard to make an appointment to get your appliance fixed. Would NOT recommend going with this company!

    Most home warranty companies don’t offer coverage until 30 days after signing up, this company charged me those 30 days without the coverage! Then when I decided to cancel plan, they charge $75 cancellation fee, and they cancel immediately, even though, they had charged me for another 30 days! So basically, monthly price was not too bad but they charged extra first & last month so not much savings at the end! Their service when I needed it was mediocre and they didn’t cover a plumbing issue despite the fact that the plan I had was supposed to cover plumbing.

    Buyer beware of lying sales reps. They tell you 100% lies of what is. Covered and total limits of liability. Make sure you read contract to verify all the lies they tell you just to have you sign up. Thank God I did and I'm canceling for sure. Go with American Home Shield instead. Much better liability limits and also includes unknown preexisting conditions or improper installations that are unknown and which causes breakdowns and no need to supply maintenance receipts.

    Most frustrating experience. Quoted great price. First service call, no show, no return call 7+ days, plumbing issue. Finally got a live rep instead of dashboard process. Issue fixed next day. Decided to go back to AHS, even at higher cost. Sent email to cancel. Reply said I had to call to cancel. Called. Told the new month had just bill and I couldn’t cancel until next month. Called today, before my billing date and told it is now costing me $75 fee to cancel and then hammered for 15 minutes on the reasons I should keep the service with me still saying just confirm you have cancelled the service. So difficult to do business with them.

    The phone Reps tries to be accommodating, but the company policies are definitely not customer oriented. EVERY REQUEST OR ASSISTANCE NEEDED, DOWN TO GETTING A COPY OF YOUR CONTRACT TAKES 24 TO 48 hours. Poorly run company.

    I am not satisfied with the service that this company offers. They will send a technician out for your claim to say that they are handling the problem but they will somehow access the problem to state the repairs are not covered under the warranty. This is the worst company that I have encountered due to them not fixing anything ever. Please spend your money wisely and find another as they are not it if you want to be satisfied. DO NOT USE (SELECT HOME WARRANTY), they will not repair or give you minimum for your repairs.

    My AC went out and their technician came out to look at it. He stated that there was a "high head pressure at the valve and my compressor was making a loud noise. And it could cause refrigerant loss." His recommendation was asked if he could determine what was causing the high head pressure compressor issue. And they denied the claim saying Freon is not covered. The technician even called them to let them no it's not a freon issue. But if the issue persist it could cause leakage. And all they hear is leakage and keeps focusing on that aspect. I have an asthmatic son and its 90 degrees in my home. I got this service to cover things like this. But they don't want to pay when it's larger items like AC, etc. This is not good business.

    I am going to file a BBB claim as well as report them to the Attorney General. I've asked for a supervisor to call me and once I had the same rep call me pretending to be a supervisor. Then I asked for an American agent to call me, and it's now been 4 days and I keep calling and they keep telling me a supervisor will call me in 1-3 hours. This is unacceptable. If my son gets sick I will sue!!!

    I purchased this home warranty and paid in full for three years. I have never submitted a claim until about three weeks ago. This was a waste of time and money because they did not provide a company to come out after several calls and no follow ups. Please don’t trust this company. I will not renew with them. The customer service representative was rude and horrible also. I can’t express my dissatisfaction enough. It’s just a big scam to take your money and not provide services. Worse company ever.

    I have submitted 6 claims with them and they only came out to service ONE of them. Even that one, they shipped me the new part but would not come out an install it. I had to do it myself. I am trying to cancel my service and they continue to insist on trying to "upsell" me rather than cancelling the account.

    I have had nothing but issues with this company. They have declined two claims since I've had them. Now my washer broke. They couldn't find a technician in my area, so I had to hire my own to come out and diagnose the issue (cost me $135, they have yet to reimburse me). I submitted the estimate from the technician on what it would cost to fix the washer and was told I would hear back from them within 24 hours if the fee was approved or denied. It's been a week today and still no reply. I have called every single day, and I'm told the same thing every time "your claim is in review, and you will hear something in two business days." It's now been 5 business days, and they have done absolutely nothing. I do not recommend! I would pay a little more and go somewhere else.

    Since then, I have spent more than three hours on the telephone attempting to resolve this matter. During that time, I spoke with several representatives, including CJ, Tom, Paul, and a representative from the billing department. Unfortunately, I experienced significant communication difficulties during some of these conversations, which made it challenging to effectively discuss and resolve my concerns. In addition, each time I called, I was required to repeat the entire history of my case because I was unable to reach or be transferred to the individual who had previously assisted me.

    What I find particularly frustrating is that I was asked to provide multiple appointment windows and make myself available on three separate occasions, yet the technician failed to appear and no advance notice or explanation was provided. I rearranged my schedule and remained available during the designated time periods, only to have the appointments missed without any communication regarding the reason for the no-show.

    Furthermore, when I attempted to contact the technician directly to obtain information and assistance, I found the interaction to be rude, dismissive, and unhelpful. Rather than receiving support regarding my service request, I was left without answers and no closer to a resolution. As a customer, I expect scheduled appointments to be honored or, at a minimum, to receive timely communication if there is a delay or cancellation.

    The repeated transfers, lack of continuity, communication challenges, missed appointments, and unprofessional interactions have caused significant inconvenience and frustration. As a paying customer who has maintained this service coverage and has never previously needed to utilize it, I am deeply disappointed by the level of service I have received when assistance was finally required. One more thing, and the supervisor will call you back within 4 hours, or they said, "If you want to use your own technician, but you can pay for it, we only cover $75.00." This service is very bad, do not recommend it.

    I purchased Select Home Warranty expecting assistance when appliance issues occurred, but my experience has been disappointing. The biggest issue is not necessarily the claim decisions themselves—it is the lack of communication and customer service when problems arise. When my washing machine door latch broke, my claim was denied on the basis that it was not considered normal wear and tear. However, nobody contacted me to discuss the claim, ask questions, gather additional information, or explain the reasoning. Instead, I simply received an email denying coverage. I also had a dishwasher repair that was not resolved properly. Rather than addressing the incomplete repair under the original claim, I was required to open a new claim and pay an additional service fee for another technician visit. In both situations, I requested that a manager contact me to discuss the issues. Despite those requests, I never received a phone call.

    The representatives who take the initial claim are generally pleasant and professional. Unfortunately, once a problem arises or a claim is denied, communication becomes extremely difficult. Decisions appear to be made through email with little opportunity for discussion, clarification, or escalation. A warranty company should stand behind its customer service just as much as its coverage decisions. My experience has been that getting someone to explain a denial or address an unresolved repair is far more difficult than it should be.

    Very slow service every time I call, I put in a claim for a drain problem about 3 weeks ago. I had to get it done myself by another plumber. My dishwasher was leaking into the garage. They told me they will service garages but it was coming from my kitchen sink and I had to buy a new dishwasher. I am waiting on a response from my dishwasher can I get it reimbursed.

    Rip-off! When I submitted a claim for my garbage disposal they claimed it would cost more to fix it than it was worth and sent me a check for $75! It cost $800 to replace it! Don't trust these people! They don't deliver what they "suggest" they will!
