I would stay away from this company. They lied to me about the coverage and being able to change policies between homes, doubled price without notification, then canceled my policy effective immediately, even though the request was made to cancel at end of month. The customer service is horrible; they never return calls or respond to emails in the time frame they give! The reason I was given for the price hike was inflation. It's not the price that was the issue; it's the lack of notification. I would rate less than 1 star if I could.

I sent in my claim over the weekend and did not receive any feedback until Monday and had the technician come out late Tuesday. He told me that the air conditioner motor had to be replaced and the claim was denied due to electrical. According to my contract the motor is covered under section 6.3.6. Air Conditioning (Central).
"This Agreement covers the primary floor air conditioning unit of the covered home. This Agreement covers the following air conditioning components: (i) Condenser Fan motors; (ii) compressors; (iii) condensers; and (iv)thermostats (v)Capacitors (vi)relays (vii)Contactors (viii)pressure switch (ix)thermistor (x) cut in switches (xi) transformers (xii) Start Assist (xiii) defrost boards (xiv) Blower motors. Excluded: window, wall, portable air conditioning units. This Agreement does not cover (i)Freon; (ii) geothermal systems;(iii) air filtration systems; (iv) humidifiers; (v) condensation leaks; (vi) mismatched systems;(vii) freon leaks;(viii)damage caused by freon leak."
They referred me to the company and I could pay them directly to fix my issue which was replacing the motor. I contacted another company and their cost was half of that of the company Select Warranty sent out. They will not pay for the other company to fix my motor and I'm out 85.00 service call for a company that was trying to rip me off. I was also told I could pick my company in the beginning of the coverage. I think this is incredibly shady and I'm very disappointed.

On my hot water tank, the pilot wouldn't stay lit. I turned in a claim, and after 3 weeks they finally told me to find my own tech to give a diagnosis since they couldn't find one. They did give me 1 company to call and it was 11 1/2 hours away in Massachusetts. Everyone knows that on the hot water side of a tank the pipe sweats, so there was a little water deposits on it. They denied claim, saying any corrosion is not covered. So basically they have an out on any claim you have that has to do with water because water does leave deposits and corrodes. Then, when I wanted to cancel policy, they wanted to charge me 75 dollars just to cancel. What a rip-off.

I DO NOT RECOMMEND THIS COMPANY! They will rip you off; they are unable to hire qualified contractors leaving you to fix your own problems. I bought the Select Home Warranty on 2/9/25 and prepaid for 5-years with an additional year free. The warranty period was 2/9/25 to 2/8/31. I had a claim on 11/3/25 where SHW coordinated with a local heating and air company which came out to diagnose the system in which I paid $65 on 10/14/25. The heating company recommended replacing a control board pending approval from SHW. Instead SHW ordered the control board and the heating company refused to install a part that was purchased by someone else other than them. SHW was not able to find anyone to install their purchased part when they told me to find someone myself to install the part. I ended up hiring another company and paid myself in order to get the heat back on.
SHW would only reimburse $144 of the $587.33 bill from the company I hired. I ended up cancelling my remaining SHW agreement and SHW deducted from the refund the amount paid out for the previous claim even though charging for the warranty period in effect. On 4/6/26 I received the refund of $1,267.07 of the original amount paid of $2,362.47 costing me $1,095.40 for the 14-month period. SHW was not able to find any contractor to do the work necessary leaving me to get the repairs done myself. This company will leave you hanging when you need them the most. I recommend not doing business with them.

Do not trust Select Home Warranty's "Platinum Care" plan! I have a structural copper water line leak inside a ceiling cavity that impacted a downstairs neighbor. Despite my policy explicitly listing "Plumbing System" base coverage, and the terms explicitly stating that water line leaks and breaks are covered, their management team is refusing to authorize the repair. Complete physical and visual access has already been granted.
They initially accepted coverage and assigned a plumbing agency; but then the plumbing agency went unresponsive without even looking and SHW subsequently sent three completely different, conflicting denial letters in a single hour. Now, a supervisor is trying to claim that a major structural copper pipe replacement inside the ceiling is an uncovered optional "cosmetic plumbing fixture" like a faucet knob. Their bad-faith delays have gone on for weeks, forcing me to face a potential property damage dispute. Select Home Warranty distorts their fine print to avoid paying high repair costs. Avoid this company. (Claim #**).

I was a customer of Select Home Warranty and this was my first time filing a claim. It has been an incredibly dishonest and frustrating experience. When I discovered a water leak in my wall, I followed the proper procedures and reported it immediately. Instead of providing a technician, the company informed me they couldn't find a contractor to assist and instructed me to find my own. I hired a great local company, Plumbing 911, to stop the active water damage to my home. The experience then turned into a 45-minute ordeal where I was forced to sit on hold while Select Home Warranty haggled over the cost of a standard valve. It was clear their priority was finding the cheapest possible part rather than helping a paying customer during an emergency. Because of the active leak, I authorized the work and paid Plumbing 911 their full, honest rate out of my own pocket.
hey did a great job, but Select Home Warranty immediately denied my reimbursement claim. To make matters worse, instead of honoring their contract and paying the invoice, Select Home Warranty simply refunded my monthly premiums to force a cancellation of my policy and wash their hands of the situation. This company is happy to take your money, but the second you have an emergency, they will haggle over pennies, leave you holding the bag, and drop your policy just to avoid paying a few hundred dollars. Do not waste your money on this company.

Started a claim on May 5, 2026 and as of July 3, 2026, Select Home Warranty has done very little. They first assigned my claim to a firm more than 300 miles from me. Next, the firm assigned was more than 700 miles away. I never received any contact from the first, and only received any from the second after I initiated it. I finally got my own technician to come evaluate, diagnose, and estimate the needed repairs. I emailed the information to SHW. That was a week ago. Today, I got an email telling me that they were studying the information and I would have a reply within 48 hours. With this being Friday and tomorrow the 4th of July, I doubt I'll be hearing anything until Monday. Meanwhile, I have replaced the broken item. I would not recommend getting a policy with Select Home Warranty.

DO NOT do business with Select Home Warranty. They make it impossible to do business with them or get appropriate reimbursement from them. Even with their Platinum policy. They undervalue your appliances and make it difficult to resolve anything. I do not trust them nor recommend them!! Caveat emptor!

I got this warranty after the reps kept calling me saying that they have contractors in the area if I have an issue then try to sell me in on more months of the service contract. Glad I did not do it. Had an electrical issue. They did not answer for almost two weeks. Finally they told me to get someone in to check it. So, I did then they said it was not covering wire tracing and upgraded wire. But its services contract said it covers ALL Electrical System, so I said I know you cover junction boxes, etc. So put in another service order and YOU find the electrician because I am not about to do your job for a service I already paid for. I am a disabled Veteran, and I look at all of the complaint. How are these people still in business, so I told the rep on the phone I want a refund of my money now. Or put in another service order. This lady said you have to wait 30 days before you can put in another service order. Scam!!!!

I do not recommend using this company. They increase your rates without allowing you the option to cancel. They hide contract information in the fine print. They will not allow you to cancel. They nickel and dime you.

Select Home Warranty is not good. I put up the claim for breaker. they sent technician and he did not do anything and said nothing bad and took $65. I called my own technician, who showed me the burned breaker. Few days later, I put up the new claim for AC continuously running, SHW declined my claim that they want to see my AC replacement invoice, due to previously I had the Carrier AC but last year I replaced the AC which is Concord. Why they want to see new AC invoice as proof when they say that they will cover appliances no matter how old or new they are. They are cheater.

This is a total scam. I have had multiple claims and nothing went as expected. For instance, my AC went down for a frozen compressor. Technician diagnosed as frozen compressor and because of that it was blowing fuses. They told us the claim was denied because there was a freon leak. We disputed it and they came back that it is an was an electrical issue and they don't cover it. Obviously they are going out of their way to not pay out any money.
Honestly they are probably not worse than any other home warranty. They are all a joke. I would never buy one again. BTW, the sales people will promise you the world and they are all speak great English without any accents. Once you are on board everyone you talk to is foreign and some can barley speak the language. I'm sure it's not a coincident. I asked one customer service rep how she sleeps at night knowing what they are doing is so unethical and she basically said it's better than being homeless and living on the streets.

I have had an extremely disappointing experience with this company. Every claim I have submitted has been denied for one reason or another, and this latest claim is the final straw. I specifically paid an additional premium to have my septic system covered. The documentation I received clearly states that septic system coverage is included. After submitting my claim, I called and was informed that it had been approved. Shortly afterward, I received an email stating that the claim had been denied.
When I called back to ask for an explanation, I was told that the previous representative "must have been confused." I then asked where, specifically in my contract, it states that this particular component is excluded from coverage. No one has been able to point me to any language in the contract. Instead, I was told that because the item is not specifically listed in the contract, it is not covered.
That explanation is unacceptable. If I paid extra for septic system coverage, I expect the components necessary for the operation of that system to be covered unless they are explicitly excluded in the contract. Denying claims based on exclusions that are not clearly stated is both misleading and extremely frustrating. I am very dissatisfied with the way this claim has been handled and with the inconsistent information I have received from your representatives. DO NOT PURCHASE ANY PLANS FROM THIS COMPANY!! THEY ARE A JOKE!!!

I submitted a claim online on June 22, 2026 about the anode rod in my hot water tank going bad. Within an hour a young lady called me and asked me to describe the issues I was having. I explained to her that there was a smell of rotten eggs when I turned on my hot water or flushed the toilet. That's how I knew the anode rod was bad. She told me that someone would call me in two days.
After not hearing from anyone I contacted your company again. This time I was told that my claim was denied even though no one had come to my home to check the problem. That is unsettling to say the least. How can you deny a claim and not know what the problem is. The gentleman that I spoke to today told me that no technician was dispatched to save me money. I call BS. Then he wanted to charge me $75.00 for cancelling the service with your company. All of this is unacceptable and either my problem needs to be repaired or I need the contract terminated. If I could give them a negative star I would.

This is the worst warranty company. I have been a member for 6 years and they have failed me several times over! They promised to compensate me for the work I had to get done out of my own pocket. They asked for me to submit the invoice, I did several times and they never responded. Just recently they denied yet another claim falsifying the reason but digging for any loop hole. As a result I am having to swallow the entire cost of 8000.00. You would’ve thought they could’ve offered a discount for being a customer. No… I highly doubt not recommend this company unless you want to lose tons of money to a company that never benefits their customers. If so had 100.00 for every denial claim I received from them, I would be a millionaire.

DO NOT BUY. Dangerously poor service. My AC died during a 100+ degree Texas heatwave. The technician diagnosed a failed capacitor and quoted $450. Select Home Warranty refused to authorize an immediate emergency repair, stating they needed "a few days" to think about it, leaving my indoor temperature at a dangerous near 90 degrees. When I called 2 days later to tell them the heat was a severe health hazard, customer service giggled and said they would fix it soon. I had to pay a local tech $115 out-of-pocket to bypass them and fix it safely.
Days later, without ever telling me their decision, they mailed a loose, unbranded part to my house which my licensed HVAC tech refused to install due to safety and liability. If I had waited for them to get it fixed, it would have been 6 days in 100+ degree heat and I have a dog. Now they are hiding behind a broken website portal and closed departments to prevent me from canceling my 3-year contract. Shoddy and unconscionable business practices. Filing complaints with Texas TDLR and the Texas Attorney General.

Be very careful and thoroughly review the fine print before signing up with this company. I purchased a policy after being told that my pool and spa were covered, with coverage amounts discussed in the thousands of dollars. After the 30-day waiting period had passed, I opened a claim because my pool heater and pump stopped working properly and my jacuzzi jet pressure became very low. The company was unable to locate a technician in my area and asked me to find one myself. I did so, obtained a diagnosis and repair estimate exceeding $2,000, and submitted all requested documentation.
What followed was a series of changing explanations. Initially, I was told the repairs would be covered. Later, I was told I would receive $400 for the pool issue and $400 for the spa issue. After that, the amount was reduced to $150. Most recently, I was informed that nothing would be covered because the equipment was "not repairable."
The explanation and reimbursement amounts changed multiple times throughout the process, making it very difficult to understand what was actually covered under the policy. My experience has been extremely frustrating, and I would strongly encourage anyone considering this company to carefully review the contract terms and ask detailed questions about coverage, exclusions, and claim procedures before signing up.

Select Home Warranty is a complete scam. They are quick to take your hard-earned money for a premium, but the moment you actually need a repair, they completely vanish or invent endless excuses to deny your claim. Here is exactly how they cheat you:
The "Ghost" Technicians: You will pay your service fee, file a claim, and then sit around waiting for weeks. They either assign a technician who never shows up, or they claim they "can't find a contractor in your area" and force you to do all the legwork yourself.
Constant Lies & Runarounds: Their customer service is trained to mislead you. Every time you call, you get a different agent who promises a manager will call you back or that your claim is "under review." It's an endless loop designed to make you give up.
Bad Faith Denials: They will use any microscopic loophole in their fine print to deny legitimate coverage. Air conditioner breaks down? They’ll claim it was a "pre-existing condition" or blame a lack of "maintenance records" just to avoid paying a dime.

I called after I started getting my pool ready for summer use and found the pump was dead. I called Select Home Warranty, the very first time and waited for over a week only to have Nobody call me. Then they said I could get someone and they would reimburse me. No! I pay for them to set things up. So, I call to cancel my Service and the Agent argued with me about cancelling saying he needed a reason, I had already told him a couple of times why. I would give them a negative star rating, but it doesn't have that option. Oh, then they charged 75.00 for cancellation!

Updated on 07/10/2026: Repair Cost: $1,059.00 See enclosed invoice from Home Heating and Air Conditioning. I have been a customer of Select Home Warranty since July 2023 and had never filed a claim before June 19, 2026. Since submitting this claim, I have contacted Select Home Warranty on three separate occasions in an effort to resolve this matter. Unfortunately, the company has refused to reimburse me for the full covered repair. According to my home warranty agreement, Select Home Warranty provides coverage for A/C Cooling Systems and Electrical Systems. The diagnosis from my licensed HVAC technician states:
"Diagnosis: Customer's thermostat had failed upon arrival. Replaced thermostat with an Aprilaire thermostat. After replacing the thermostat, the technician observed that the condenser fan motor was not spinning. The dual capacitor was found to be swollen and tested at 0/0. The technician replaced the 35/5 dual capacitor, tested the system, and confirmed a 22° temperature differential. The system was operating properly upon completion."
Both repairs were completed during the same service visit because they were necessary to restore the air conditioning system to proper working order. Select Home Warranty approved reimbursement only for the thermostat, stating that it was the only repair authorized. However, this decision is unreasonable because the thermostat and condenser are interconnected components of the same covered A/C system. A thermostat cannot operate the air conditioning system if the condenser is inoperable, and repairing only one component does not restore the covered system. Even one of Select Home Warranty's supervisors acknowledged during our conversation that the air conditioner would not function without both the thermostat and the condenser operating correctly.
Despite acknowledging this fact, I was told that the condenser repair would not be covered because it had not received separate approval before the repair was completed. The claims process itself significantly contributed to my expenses. When I called to obtain authorization, I was placed on hold for an extended period due to what I was told was an unusually high call volume. During this time, my HVAC technician was waiting at my home while billing was continued for his time waiting. Select Home Warranty's lengthy hold times unnecessarily increased my repair costs.
This was an emergency repair during hot weather. My technician could not reasonably remain on hold indefinitely while waiting for an authorization representative. I live in a small community with very limited HVAC service providers, making it extremely difficult to obtain emergency service. The technician ultimately informed me that he could not continue delaying repairs while waiting for Select Home Warranty to answer the phone.
After the repair was completed, Select Home Warranty denied reimbursement for the condenser repair solely because separate authorization had not been obtained. Throughout this process, I experienced extremely poor customer service. Representatives repeatedly provided the same response without addressing my concerns. I was initially denied access to a supervisor, and when I finally spoke with Supervisor Jeff (Employee ID **), he refused to provide contact information for the company's complaint department.
After keeping me on the phone for approximately 45 minutes, he finally provided a mailing address. He even suggested contacting Human Resources before stating they would not speak with customers. When I purchased this warranty, I was assured that covered repairs would be handled efficiently and that the claims process would be simple. My experience has been the exact opposite. The claims process was unnecessarily difficult, customer service was poor, and the company has refused to fairly consider my claim despite acknowledging that the thermostat and condenser repairs were performed together on the same covered system.
I have faithfully paid for this warranty since 2023 and had never filed a claim before this incident. Instead of receiving the coverage I purchased, I have been forced to repeatedly defend a legitimate claim for repairs that fall within the scope of my warranty agreement. Additionally, Select Home Warranty approved only $199.00 toward the thermostat repair, even though the thermostat repair itself cost substantially more. No explanation was provided regarding how the company calculated this reimbursement amount, which represents only a small portion of the actual repair expense. SHAME on Select Home Warranty!!!
Original Review: Absolutely terrible customer service. They fight with you about what will be covered and pro-rate and pay very little of the bill. They paid $199.00 of a #1,000.00 bill to replace my air/heat thermostat and would not pay for my condenser. That was not what I was told upon enrolling onto this insurance. I ended up paying the technician more money than normal due to the time I was placed on hold. Not only did I end up paying more hourly rates to technician they refused to pay my second claim of the condenser, which was also on issue found on the same day. The technician did not want to be on hold any longer, nor did I want to pay more for the hourly rate on hold with Select Home Warranty. They are fighting me to keep from paying for the condenser. I doubt they will pay for it. I've called them 3 times now and I'm waiting to speak to a supervisor. Doubt that will happen either. Don't buy this insurance. Terrible!

The worst warranty company out there.. Do not I repeat do not buy. They never found me a repair service for my dryer after weeks. I finally found my own. They were going to reimburse my service fee because of the trouble. Never did. Never even paid the amount to fix the dryer. Not even close. Not 1 person you speak with is American or English speaking, even supervisors. It took 4 months for them to reimburse me my partial repair bill. I am disputing my credit card as they failed to complete their end of the contract.

Stay far away from this business. I moved homes and contacted customer service. I requested that they transfer my service and I was told I could not transfer my service, but I could just start a new contract at my new address. They also asked if I would like to transfer service to the new owner and I declined. Fast forward 34 months later I discover that they have been charging me for both addresses even thought they have on record of me requesting the change of address and declining to transfer the service to the new owner. And customer service declined to refund me or credit my account. There reasoning was “it’s my fault for just now noticing my account was being double charged.”

I bought Select Home warranty platinum version. It was my understanding from the salesman and the contract that Select Home Warranty would either repair or replace (buy and install) an equivalent item. I had a microwave fail. I went through questions and I had a GE built in microwave and it would not heat. Select Home Warranty had so idea of the model and how old it was. Select Home Warranty decide they would not service it and offered me $95 if I replaced the microwave and I would sent them the invoice. Select Home Warranty would not fix the Microwave nor would they replace it as specified by the salesman and warranty. Pretty poor, unprofessional and fraudulent business practices. Be very wary with Select Home Warranty.
