I researched five or six companies but this one was the most helpful and seemed like the best plan. They got good reviews and the sales associate patiently answered all of my questions and pointed out the important things to know.

Our air conditioner wasn't working so we called Select Home Warranty. They sent someone straight away and it was fixed pretty quickly. I was very pleased that we only had to pay the service charge. In AZ your aircon is vital in the summer. Thankfully Select Home Warranty made the whole process so easy and we didn't have to break the bank for the repairs.

I had a phenomenal customer service experience with Richard from Select Home Warranty, he was patient, and discussed in details my options before I made my decision to purchase a home Warranty. I would definitely recommend them.

I was trying to get a response of, when will someone be able to take care of the issue. The response that 'someone will contact you in 24 to 48 hours to inform you, when someone can come to work on the issue' is not an acceptable response. This could be 10 day process. With the temperature touching almost 100 degree, it is not a good service.

I was curious and inquired about the service provider and the true coverage and limitations. I was very happy with the answers and information provided and questioned more details about the company and the response time and companies they use for warranty services. I was satisfied with all the responses and signed up!

I used Consumer affairs to get quotes and Select Home Warranty was the first to call and had a great program so we chose it. I have no complaints and do like how we have a single point-of-sale contact.

It was really easy filing a claim when my furnace would not get my home cool, the guy came out within a day, fix the issue and was very professional and I have not had any issues with it since. This company is the best.

I dealt with the office with my concerns, and they reached out to a 2nd party to come and fix my A.C. unit. The second party sent me a schedule for me to choose and am waiting for confirmation of what date of the 3 they had available. I do not have a job number yet as they haven't arrived and the complaint was turned in earlier this afternoon. They did not put my request at the bottom of the pile in which I as the consumer put them high on my respect list. Once the job is analyzed and fixed, I will write my next review. My dryer was making an awful squeaking noise when in ran. I put in a work order through Select Home Warranty and they had GE service come out and they replaced all the wheels that were wearing out so that it would not keep happening. Wonderful service. They also cleaned out all the lint that had gotten past the screen over the years. It is working great.

Signing up was easy, the sales agent listened to what I was looking for and found the right policy for the job. Senior discount and veteran discounts were a great draw. The sales agent took the time to really find out who we were and what we needed to take care of our home and all of the primary systems of our house, and most of the appliances.

Nothing is ever covered. Even simple items are not like plumbing leak. There also are hardly any technicians in the area. Every customer care agent also gives a different response. They also don't provide a full refund.

Kyle was very informative, patient and helpful. I have used 3 other home warranty companies in the past and I was not completely satisfied with their service. Kyle offered me options that will solve my issues with previous companies.

Select Home did resolved issues. Select Home should look more carefully at the location of dispatched agencies I think since recent experience shows some Dispatchers come for a distance of over an hour away.

Horrible service, very delayed on getting any more needed to be done, there is always a reason why they don’t cover certain things, I had a technician come out because my ac was broken and needed it fixed asap, SHW would not reimburse me due to I paid for it out of pocket with out using their tech. If I was to use them I would have been without AC for a week in 100 degree weather.

I've always carried a home warranty. The experience has been great even if I hadn't had to use the service this year. Great value for peace of mind. They allowed me to get the annual rate of my choice with the best coverage and low deductible without increasing the cost when I requested to split it into two payments. This saved me quite a bit. Common sense and reasonable thinking sets them apart from the rest.

My experience with "Select Home Warranty" has been absolutely great so far. I recently had issues with both my dishwasher and conventional oven in the last 6 months. Filing the claims was quick and entirely hassle-free. The company promptly sent out professional technicians who diagnosed and fixed both appliances without delay. I appreciated how thorough he was on the call when helping me set up my new plan. I do wish I could have gotten a bit more of a discount for the service fee or monthly fee. He was nice in the call, went over what was covered, let me know about the grace period, and answering my questions.

Simple to sign up! I have not used the service yet but it is a relief knowing I have coverage, if needed. Signed up for a year of coverage and will most likely extend my coverage so I continue to have peace of mind.

The process for signing up to Select Home Warranty was quick and easy. Sales agent understood my needs, provided a quote comparable to what I had paid in the past which was considerably cheaper than what it would of cost me to renew with my old home insurer. I've now have had home insurance with select for about a month but have not had to use them. More to come if and when I submit a claim.

A very non-responsive and difficult company to work with. They have recently started scrutinizing EVERY claim, and finding ways to deny it. Stay away. I will not be renewing them and find this to a complete scam. They do not provide proper details on why claims were denied.

When I was sold the policy I was told that service would start 30 days after my purchase. I waited and filled a claim. I was given a 3 hour wait time for the technician to visit my home. When the technician arrived he had NO tools. I told him my problem, he got the product number and then billed me the service fee. The technician told me that the part would be ordered, delivered to my home and I had to call to schedule an appointment for him to repair the part. The technician visit last a total of no more than 10 minutes. SHW then emailed me to say that they would not cover the replacement because I was not in my policy window of time. When I called the customer service line the representative could only read back to me the information sent to me in the email. "They cover repairs only within the first 30 days but not replacement of parts."

The plumber assigned to me never responded to my inquiries. I was able to utilize my own trusted plumber and Select Home Warranty reimbursed me. The process was fairly quick and once the work was verified SHW sent me a check.

Requested a quote and Adam gave me a call. He answered all the million questions that I had, what was covered and what covered, And made the process easy. He went over the different plans that was offered, what the differences are, and helped me made a good choice. Thanks.

Jeff was great! He knew exactly how to answer my question regarding settlement cost. He patiently explained how the settlement coverage worked by providing simple math examples. Every homeowner's primary concern is their out-of-pocket expense and Jeff understood that and addressed it completely.

The warranty is affordable. My deductible is low. I would give 5 stars except they do not cover much in cost for appliances if you have that coverage. My washer went out and they only covered $200 for new washer and it took a couple months to get it. But in the bigger items, electrical, water heater, furnace, etc. they are great and I definitely recommend.

He explained things in detail and even help me to not start my plan till I got paid on a certain day because I had a 30 days before it started anyway. Needed to file claim on my ac cooling system for my house and the representative was very nice and thorough! I got all my questions answered and service scheduled to have my ac unit fixed, all for just a $60 service fee and nothing else!

I pay for their best coverage and have roof leak added to my policy, recently I got a minor roof leak in the living room just enough to discolor the ceiling, water never made it to the floor, filed a claim and they denied it in a email (never called) saying it's not covered with no real explanation or ever seeing the roof. So why am I paying for a roof leak if my type of roof isn't covered?

I had issues with my toilet running non-stop. I call Select Home Warranty and they sent out a technician to me the following week to fix the problem. It was very fast and I have not had any other issues. I think select home is great!

Nice to have if we ever need it. Everything's been good so far but we may need to have a few items checked out in the future given how everything stops right when you need it the most. Appliances like the stove and appliances you use every day.

Select Home Warranty is the worst company I have ever worked with. I had my well pump covered and had issue with water supply to my home. So I filed a complaint. For 2 months they could not find a technician. All they said is that I can hire my technician. But any technician need money to go and make a diagnosis. This company does not authorize the technician to go to the place and make a diagnosis. They find flimsy ground to reject the claim without even visiting the place to make a diagnosis.

Ryan was wonderful to talk to. He explained all coverages in great detail as well as "add on's", pricing, et al. A+++ to Ryan! I had just cancelled my former policy, went on-line and called Select with 9.9 stars. Look forward to a very long association and feel a lot safer already.

I was told I could save 10 to 75 percent on everything from insurances to food to everyday purchases. I just called for insurance and they could not save me anything. In fact, the insurance was $1000 or more for auto insurance from what I currently have.

The registration process was simple and easy, and the only drawback was that the sales representative continued to make numerous attempts to get me to extend the warranty beyond one year. Hopefully we won't have any issues in our new home, but if we do, we'll see how Select Home Warranty does before we decide to extend our 1-year plan.

I have been using Select Home Warranty for past 5 years and they are wonderful. Used them multiple times in past to fix the plumbing issues and drywall issues and they have fulfilled the requirements.

The sales person was very pushy but nice and effective. The claims service agents were also very helpful. I did not like that when I set up my claim I was not given an immediate chance to schedule and had to wait for an "update" on my claim to be able to proceed. So far the process has been smooth. We switched to SHW after the monthly premium on our previous policy over doubled. Our experience with SLW has been very good. They are responsive and helpful. My only frustration is that there aren’t many contracted service providers in my area, so claims do take longer to complete than in my previous experiences

Affordable. The service is as good for the price you pay; representative was very nice and helpful in answering questions about the coverage and features of the company. You have to be patient during the claim. My experience for repair claim is good, however if replacement rules are not customer friendly.

Overall, this is a good company with fast response. I kind of like don't like the idea that it was not clear to me that if something is older that they will not replace but offer you a token value towards your new purchase. Ads seems to imply otherwise.

A service technician was dispatched to inspect a non‑functional electrical outlet in the home. Upon arrival, the technician assessed the affected outlet and confirmed that it was not delivering power. A full diagnostic was performed, including checking the outlet’s wiring, testing the circuit for continuity, and verifying the condition of the connected breaker.

I just wanted to thank Ryan for the help over the phone. Had some questions to make sure I was getting the right coverage and he answered them with no problem. Our upstairs ac was not cooling so I went online to make a work order. It was fast and easy. The company that arrived was All American AC and Heating. The man was very professional and nice. All of this was hassle free experience.

Select Home Warranty has been satisfactory. They've responded well and in a timely manner to the claims I've filed, and the overall experience has been good. I would consider recommending them to family and friends, and haven't considered switching or shopping for a better rate since I've been with them since 2022.

Had some previous issues with Select but the last couple claims were smooth and pretty amazing; Vendor was contacted and came out within a day which was great. The Vendor Affordable Solutions Heat and Air found out that is wasn't my washing machine but a plumbing stoppage in the wall. I put in another claim and he came out within a day and fixed that right away. The whole experience was quick and painless as it should be.

Have had positive experience with service technicians. PPP - prompt, polite and professional. If service tech able to fix onsite - OUTSTANDING. However, experience with SHW coming through on an older but highly functional, maintained, appliance can be a bit of a challenge and disappointing. This is an important variable if we decide to renew service agreement with SHW. If SHW is reasonable, then my rating will elevate from a 3 STAR to 4 STAR.

Our experience with Select Home Warranty has been limited. The two times that we have interacted with Select Home Warranty's Customer Service team we had very positive, professional, effective and efficient experiences. We have not had a claim yet to put to test how they handle and process claims, so we can't speak to that. We have set up our Homeowner/Customer Portal, and that seems easy to navigate.

I enjoy the coverage that we have but it could be made easier to pay. Currently there is no online option and I have to call to speak to someone every month. It's inconvenient, at times, because the person I speak with does not speak English very well.

The low deductible makes it a lot easier to handle when appliances break down.

Only been with Select for a few months. So far I've had a good experience. The warranty purchase process is fair, quick, and informational. The reporting a new issue process is quick and easy. Only issue I have so far is getting my refund for a charge returned to me. That's been time consuming and tedious.

First, their contracts have all sorts of exclusions that nobody else has. More importantly, even if you meet all they requirements for a claim they refused to pay but will not provide any details why. All they said is we made our decision.

Select Home Warranty is the worst home warranty company today. The people handles claims reside overseas, hard to communicate, do not listen, bad manner, and don't have a sense of legal responsibilities per the written policy. They create all kinds of excuses not even mentioned or listed on the policy to deny. Their jobs is to pay unreasonable minimum or totally deny. If we cannot stop this kind of business operation, stay away from it.

I spoke with rep ED. I explained I was looking for a new plan. He explained everything to me and helped me with my plan. He made it easy. I had intended to call for a quote from AHS, but since Ed took care of me I decided to go with SELECT HOME Warranty.

I have been using another warranty company for a very long time and wanted to make a change just to see what was different. I went with Select Home Warranty. Warning: Select Home Warranty. Purchased the Platinum plan and they haven't covered 2/2 claims. (Both DENIED) Red flag when even the appliance repairman won't take the opportunity to do the repair because "Select Home Warranty company is in the business of denying claims" and never paid them for prior work completed. SHW did not honor their word and lack professionalism/ customer service. We cancelled our policy and still haven't received our refund check. Horrible experience.

Worst experience ever with a home warranty. Paid my policy 100% up front. They did try to pressure me into paying for a five year policy and pay it in full in advance. Luckily I declined. March 2nd my garbage disposal stopped working. I call SHW and I am told they do not send out people to fix garbage disposals but will refund me $75 of the cost once I submit a copy of my receipt showing I bought a new one. No payment for costs to install, just the disposal. The disposal was purchased and receipt submitted approximately March 10th. On March 21st I received an email stating the receipt was blurry and needed to send a new one. Exactly 20 minutes later, I sent the new copy.

Only complaint is their website doesn’t have prices, you have to provide all your info so someone can call you to provide a quote. I know it’s a sales tactic but it’s one I don’t appreciate. I haven’t had to file a claim yet so can’t speak to that piece.

Select Home Warranty gave us a great deal on renewing our policy. We have used the warranty to repair our AC unit. The first company they recommended didn’t respond at all. The second company responded quickly and the repairman was knowledgeable and prompt. I’m leaving 4 stars because it took a few days to get the repair since the first company didn’t respond.

However, I never received a copy of my warranty details when I purchased it and have not yet been emailed one. Please do not waste your money with company. It had for them to find a tech in my area especially during emergencies. They want you to wait weeks before having a tech come out and then after you complain you are able to find your own tech. They feed you lies about continuing the contract just to make you feel convinced and take your money. The representatives are RUDE!

I strongly advise against using Select Home Warranty based on my experience. I had my dryer repaired in March for a specific issue, and by May, less than two months later, it broke again with the exact same problem. Instead of standing behind the original repair, they required me to pay another $75 service fee for what was clearly a failed fix. That alone was frustrating, but dealing with their customer service made things worse. Every representative I spoke with sounded like they were reading directly from a script, offering no real help or flexibility. There was no sense of accountability or willingness to resolve the issue fairly. Overall, this experience felt like a complete waste of money and time. I would never use Select Home Warranty again and would caution others to look elsewhere for more reliable and customer-focused coverage.

I thought it was the same company. The sell person offer 4 years plus the 5th year free. What a nightmare of a company to deal with. They send Fuss Free. What's a horrible crooked of a company. I ended up pay out of pocket over $1000.00 because he said something that Select Home warranty didn't approved so I can pay him out of pocket. That was in July of 2025. Jan 2026, I have problem with the pool's salt system that cost a little over $1000.00. Select home warranty said they will not cover. I didn't want to deal with Select Home warranty. I call to cancel.

Select home warranty is a scam. I signed one year contract and they provided good service, so I signed 3 year contract with $65 service call. My next call I was changed $100.00. I called a million times and every time they gave me a different answer. Also, discovered that their payout is very small if covered at all. Decided to go with Choice home Warranty and canceled my Select home warranty only to find out that there is a cancellation fee of $75.00 and out of my $1330 that I paid, I will be getting about $900 for less than one year into the contract. I have had nothing but problems with select and I think it's a scam.

I had 3 claims with Select Home Warranty. They repaired 1 (took 3 weeks) but offered negligible replacement cost in other two cases. Our microwave is 7 years old, they said it is not cost effective to repair without even looking at it. Their customer service rep doesn't know a thing, they will just repeat the same thing (our authorization dept decides the replacement cost as per section 8c, if you want we will send you a copy) no matter what you say. I think it is absolutely waste of money to take this insurance. Doesn't recommend this select home warranty to anyone.

Paid 5 Years Upfront. They Refuse to Honor the Policy. I purchased a 5-year policy with Select Home Warranty starting 9/29 and paid the full premium upfront. Two separate technicians came to my home and both confirmed a bad compressor. Despite this clear professional diagnosis, Select Home Warranty is refusing to replace the compressor as the policy requires. Instead, they want to keep sending technicians out every 2–3 months as it continues to break down — running up service call fees while my family goes without a functioning [HVAC/appliance]. This is a deliberate bad-faith strategy to avoid paying a legitimate claim. I paid years of premiums upfront and they will not honor the coverage. Do not give this company a single dollar.

I have made 3 claims over the past year and a half, and there is always a reason why they can't cover the item that actually contradicts what is in the policy verbiage. We didn't get that far to do business with this company. I went on consumer affairs looking for info on home warranty companies on 4/23/26. I filled out the information automatically and didn't realize my phone number was on there too. I had surgery that day and my dog was dying. The phone calls started that day and have been non stop from morning till night!!! Needless to say my dog passed away that night. The phone calls continued and we asked them to stop calling. They ignored our request to take us off their calling list. So now my husband and I are screaming at them to leave us alone!!! The calls continue!!! THIS IS NOW HARASSMENT!!! The sales person I spoke to was Jake. I found him to be very friendly, personable, and easy to talk to. He told me my options, suggested a couple of plans but he wasn't pushy. I could pay for 3-5 years and not have to worry for a while or I could pay monthly. He gave me his direct number in case I had any questions. It was a good experience overall. Yes, they have some 1 star reviews but mostly 5 stars. There are going to be people that you just can't please no matter what you do. It happens with every business.

For three years, I paid monthly payment to Select Home Warranty and in that time, I had to have a repair made to my hot water tank. They told me there wasn't a plumber available, but if I wanted to make the repair myself, they would reimburse me when I sent the invoice. I sent it back in Feb 2026, and I have yet to receive a reimbursement. My AC needed replaced in Mar 2026. They sent a technician, and he told them it was unrepairable and needed replaced. It was 23 years old and beyond repair.

I got Select Home Warranty because I was told that they had same day service my previous home warranty. I had a problem with my air conditioning in July in Florida and I had to wait two days to get service which is not acceptable in this ridiculous heat. So when I called select home they told me that I would have the same day service and I shouldn't worry about that. So now I'm having a problem with no hot water, called on a Wednesday morning, nobody can get here until next Tuesday so it's almost a week and they haven't gotten here yet so who knows what the problems will be when they get here
