    I was trying to get a response of, when will someone be able to take care of the issue. The response that 'someone will contact you in 24 to 48 hours to inform you, when someone can come to work on the issue' is not an acceptable response. This could be 10 day process. With the temperature touching almost 100 degree, it is not a good service.

    Overall pleased. There was difficulty at my end and for the Select Home Agents in contacting and getting necessary claim response from the selected Dispatched company. I would not recommend them. They did not provided a Sales line for my scheduled dispatch and referred me to a non-working number/no response.

    Select Home did resolved issues. Select Home should look more carefully at the location of dispatched agencies I think since recent experience shows some Dispatchers come for a distance of over an hour away.

    Horrible service, very delayed on getting any more needed to be done, there is always a reason why they don’t cover certain things, I had a technician come out because my ac was broken and needed it fixed asap, SHW would not reimburse me due to I paid for it out of pocket with out using their tech. If I was to use them I would have been without AC for a week in 100 degree weather.

    When I was sold the policy I was told that service would start 30 days after my purchase. I waited and filled a claim. I was given a 3 hour wait time for the technician to visit my home. When the technician arrived he had NO tools. I told him my problem, he got the product number and then billed me the service fee. The technician told me that the part would be ordered, delivered to my home and I had to call to schedule an appointment for him to repair the part. The technician visit last a total of no more than 10 minutes. SHW then emailed me to say that they would not cover the replacement because I was not in my policy window of time. When I called the customer service line the representative could only read back to me the information sent to me in the email. "They cover repairs only within the first 30 days but not replacement of parts."

    When I asked for the report from the technician I was told that I would have to contact them directly, that the representative could not send that to me. When I asked what am I to do now, I was told that I would have to pay for the repair out of pocket or start another claim in 30 days and pay the service fee again. This is NOT acceptable!!! I have paid my monthly account fees with them and the service fee for the technician and NOTHING has been done. Now I am being told to pay for the full cost of repair out of pocket or wait another 30 days which is a total of 60 days to use the service and pay another fee. This whole experience is causing a hardship for myself and my family.

    I pay for their best coverage and have roof leak added to my policy, recently I got a minor roof leak in the living room just enough to discolor the ceiling, water never made it to the floor, filed a claim and they denied it in a email (never called) saying it's not covered with no real explanation or ever seeing the roof. So why am I paying for a roof leak if my type of roof isn't covered?

    Also my policy expires next month and when I called them they pretended to make my claim more important and worded it differently to take a 2nd look at it and never heard back, ALSO for the last 2 months I've been getting emails and text messages to renew my policy and when I talked to the agent he even asked me to renew before even hearing my concerns. I said no I want to see how they handle this claim first. Well guess what? Completely ghosted, no more emails or text messages everyday bugging me to renew. 🤔I only used them once for $1500 policy and our A/C quit working in the middle of summer and took them almost 3 weeks to get a technician out here for that. SAVE YOUR MONEY.

    Select Home Warranty is the worst company I have ever worked with. I had my well pump covered and had issue with water supply to my home. So I filed a complaint. For 2 months they could not find a technician. All they said is that I can hire my technician. But any technician need money to go and make a diagnosis. This company does not authorize the technician to go to the place and make a diagnosis. They find flimsy ground to reject the claim without even visiting the place to make a diagnosis.

    Worst experience ever with a home warranty. Paid my policy 100% up front. They did try to pressure me into paying for a five year policy and pay it in full in advance. Luckily I declined. March 2nd my garbage disposal stopped working. I call SHW and I am told they do not send out people to fix garbage disposals but will refund me $75 of the cost once I submit a copy of my receipt showing I bought a new one. No payment for costs to install, just the disposal. The disposal was purchased and receipt submitted approximately March 10th. On March 21st I received an email stating the receipt was blurry and needed to send a new one. Exactly 20 minutes later, I sent the new copy.

    On April 2nd I called to inquire on the status and was informed I had not provided the requested information. When they were told to look it up, they realized I had sent it. Said they would "escalate" the claim and I would receive an email in 5 to 7 days for me to click a link requesting payment be made to me. And was informed that once I click that link, it would take 30 days for me to receive my check. Of course it took the entire 7 days, so I requested payment on April 9th. Called on April 28th to inquire on the status because the claim in my customer portal still says unassigned. Was told once again that my claim would be "escalated". Called again today since it is the 30th day and now was informed that 30 days means 30 business days. It was never before said 30 business days and the email confirmation I received said 30 days. Not business days.

    Was also told today they would "escalate" it and I should receive payment in about 2 weeks. That means they will wait the full 30 business days to write the check since it will only take 3 days to get here. Also, throughout this whole time, I am bombarded with texts telling me to hurry up and renew my policy because it is expiring soon. It doesn't expire until August, four months from the time they started texting me every other day to renew. In a nutshell. They want you to pay your policy 100% up front then do not honor that policy at all and do not send personnel out to fix a broken item. Then tell you they will refund one quarter of your out of pocket expenses but never follow through with that and drag their feet to pay that minimal amount. It has now been more than 2 months that I am waiting for one quarter of my costs for something I paid them my policy in full for.

    I truly feel they are dragging their feet hoping I will just forget about it but really it is the principle at this point. I paid you for a service, you did not provide me with that service, I had to take care of it myself, and then you refuse to issue a small check in a timely manner. I have had different home warranties over the years for different properties, and this one is the absolute worst I have ever dealt with.

    I strongly advise against using Select Home Warranty based on my experience. I had my dryer repaired in March for a specific issue, and by May, less than two months later, it broke again with the exact same problem. Instead of standing behind the original repair, they required me to pay another $75 service fee for what was clearly a failed fix. That alone was frustrating, but dealing with their customer service made things worse.     I MADE THE WORST MISTAKE TO CHOSE THIS SELECT HOME WARRANTY. I had First American Home Warranty. I didn't renew. Select Home Warranty called me on 5/16/2025. offer the coverage. I thought it was the same company. The sell person offer 4 years plus the 5th year free. What a nightmare of a company to deal with. They send Fuss Free. What's a horrible crooked of a company. I ended up pay out of pocket over $1000.00 because he said something that Select Home warranty didn't approved so I can pay him out of pocket. That was in July of 2025. Jan 2026, I have problem with the pool's salt system that cost a little over $1000.00. Select home warranty said they will not cover. I didn't want to deal with Select Home warranty. I call to cancel.

    After they transfer my call to so many people and tried to discourage me from cancel. The manager called me saying his name is Ron, he will take care of me and if I ever have any problem, call him directly. He gave me his direct extension number. He said they will cover the salt system but only pay $400.00. I then told him I have a heating problem but didn't want to deal with Select Home Warranty. I already called my technician but the part was in back order because the cold spell that we have from the midwest to the East Coast. He told me to give him my technician so he can find out what was the problem. That was Jan 2026.

    Now, we are at the last day of April, 4 different companies, same diagnosis, SHW still sending more company to diagnosis but refuse to cancel my policy. Saying that if I cancel, they will charging me fr all the company that they continue to send out and out of the five years that I paid in advance. They will only refund a few dollars. It is a horrible company. DO NOT use this company. You will get nothing but frustration, wasted time, money and shorten your life expectancy from getting upset with them. If I could give them 0 star. They train to deny your claim first.

    Please pay a little more and use First American Home Warranty. Don't make the same mistake I made. They outsource their call center to another country. Those people they are like a robot. It is useless. Out of the five years. I got $400 refund for the pools after waiting for 3 months to get the check and 4 months and waiting for the heating part installation. If I only paid for one year. I would just le it go and be done with them. But paying 5 years in advance is a HUGE mistake. Buyer BEWare. Stay away from this company. Not worth the time,

    Select home warranty is a scam. I signed one year contract and they provided good service, so I signed 3 year contract with $65 service call. My next call I was changed $100.00. I called a million times and every time they gave me a different answer. Also, discovered that their payout is very small if covered at all. Decided to go with Choice home Warranty and canceled my Select home warranty only to find out that there is a cancellation fee of $75.00 and out of my $1330 that I paid, I will be getting about $900 for less than one year into the contract. I have had nothing but problems with select and I think it's a scam.

    I had 3 claims with Select Home Warranty. They repaired 1 (took 3 weeks) but offered negligible replacement cost in other two cases. Our microwave is 7 years old, they said it is not cost effective to repair without even looking at it. Their customer service rep doesn't know a thing, they will just repeat the same thing (our authorization dept decides the replacement cost as per section 8c, if you want we will send you a copy) no matter what you say. I think it is absolutely waste of money to take this insurance. Doesn't recommend this select home warranty to anyone.

Two separate technicians came to my home and both confirmed a bad compressor. Despite this clear professional diagnosis, Select Home Warranty is refusing to replace the compressor as the policy requires. Instead, they want to keep sending technicians out every 2–3 months as it continues to break down — running up service call fees while my family goes without a functioning [HVAC/appliance]. This is a deliberate bad-faith strategy to avoid paying a legitimate claim. I paid years of premiums upfront and they will not honor the coverage. Do not give this company a single dollar.

The sales person I spoke to was Jake. I found him to be very friendly, personable, and easy to talk to. He told me my options, suggested a couple of plans but he wasn't pushy. I could pay for 3-5 years and not have to worry for a while or I could pay monthly. He gave me his direct number in case I had any questions. It was a good experience overall. Yes, they have some 1 star reviews but mostly 5 stars. There are going to be people that you just can't please no matter what you do. It happens with every business.

    For three years, I paid monthly payment to Select Home Warranty and in that time, I had to have a repair made to my hot water tank. They told me there wasn't a plumber available, but if I wanted to make the repair myself, they would reimburse me when I sent the invoice. I sent it back in Feb 2026, and I have yet to receive a reimbursement. My AC needed replaced in Mar 2026. They sent a technician, and he told them it was unrepairable and needed replaced. It was 23 years old and beyond repair.

    Select claims if it can't be repaired, they will replace it. The way they work is you pay up front and they reimburse, but they don't tell you this until you file a claim. The only problem is they never reimburse. The tech they sent did the replacement, and they offered my $250, which wouldn't pay for the coolant. That was ridiculous. Then they told me they wouldn't pay anything because I used a tech they didn't approve. It was the tech they sent to diagnose the problem. I have been in a constant back-and-forth with them ever since.

    I gather all documentation and filed complaints with Texas Attorney General Consumers Protection Agency and Texas Department of License and Registration (TDLR). Don't, I repeat, don't ever consider this company for a home warranty. It all sounds great up front but when it come to covering or paying for a claim, good luck. I guess to summarize my experience with them would be they lied, they cheated and they refused to honor their own contract when they first approved the replacement but then refused to pay for it. They have refused to cancel my policy contract and attempted to charge my credit card after the cancellation request, which I have made in writing three times. Most people can realize the replacement cost of an HVAC unit today, and for them to decline to reimburse me for it, as the contract states, is simply a low-class and deceitful way of conducting business. Stay far away from this outfit. I only wish I could give it less than 1 star.

    I got Select Home Warranty because I was told that they had same day service my previous home warranty. I had a problem with my air conditioning in July in Florida and I had to wait two days to get service which is not acceptable in this ridiculous heat. So when I called select home they told me that I would have the same day service and I shouldn't worry about that. So now I'm having a problem with no hot water, called on a Wednesday morning, nobody can get here until next Tuesday so it's almost a week and they haven't gotten here yet so who knows what the problems will be when they get here
