    I just called to renew my policy and the guy that answered, Greg, he said...was so abrupt! I told him I was "considering" a renewal as the policy expires tonight. I've received dozens of text messages urging my renewal, The last one was 50% off....when I called he rudely stated that will be $500.00. I told him I have other companies offering lower rates on the back burner so not interested. He asked, how much? I said $375.00. He said he might be able to get approval from his manager. I said fine. He then wanted a credit card number... I asked, "Did you get approval from your manager?" He said, "Yes, he's sitting right next to me". 🙄... Yeah right! Liar, such scam artists! Now I have total buyers remorse. Don't use this company.

    I purchased a home warranty and the first time time I have to use it is for a circuit board failure on my central air conditioning unit. I pay the $75 service fee per my contract, however Select Home Warranty denies my claim because they want 3 years of maintenance documents. Maintenance documents would not have made a difference for a circuit board for a 10+ year old air conditioning unit. They just do not want to pay for this repair! I have recommended them to others but have quickly called said friends and real estate agents to cancel plans immediately!

    I am a truck driver and I was out on the road till our sewer backed up. I filed a claim and waited. 48 hours later and nothing. I called them and they said we had no one in the area and so to find one ourselves and submit the receipt for reimbursement. I did just that and got denied. Tried to cancel my service with them and they kept hounding me to keep them. Poor service and customer service. Would not trust them to take care of my pet rock.

    I am so disgusted with the service! I have a pool issue and they sent an electrician to take 3 photos of the filter!!! They denied the claim shortly afterwards! Still have not had a pool specialist come to the house! I have submitted documentation of maintenance we have done over the past several years and still not getting anywhere!

    I have had Select Home Warranty for 3 years because of the yearly cost is a little lower than most. However, my garage door opened. Stopped working, it was not covered because the springs were the problem. Garbage disposal, received $75.00 total; cost to buy and replace was $200.00. Washer gave out; received $100.00; after the $65.00 service fee; received $35.00 for a new washer. Had a shower that was stuck; could not turn it on; nothing covered on that at all. Check the fine print, they knew the house was older and pretty much covered nothing.

    I have a bad and awful experience with Select Home Warranty. They cancelled my policy and charged me $150 for cancellation and service fees which never happened. They are just worse and have no sense of helping customers. Select Home Warranty denied my claims two times, and they charged me monthly fees every month. I just wanted my $150 to be refunded to my account as I have never received their services and I got charged for nothing. I contacted my bank to dispute those unauthorized charges. They are liars. They did not fix my issues nor provide me a diagnostic. All they want is your money. I am so disappointed. I would never recommend anyone to sign up with them.

    DO NOT TRUST THIS COMPANY! Purchased two policies and paid for 3 years. Initiated an initial claim and it was initially denied. They then offered to provide $400 towards the amount $900. After learning my $65 service fee would not go towards the repair. I had second opinion done with a different company for no cost and what I was initially told was the problem with my AC was NOT the problem. This was confirmed when I paid for a 3rd diagnostic from different company! I was so upset, I called to cancel both policies. They want to deduct the $400 they were going to give me towards the repair from my refund!! It was never paid to the company they sent out, and the problem was not correctly diagnosed!!!!! I am still fighting with them!!!

    If I could give them 0 stars, I would! I've dealt with home warranty companies and this has to be the worst! DO NOT USE THIS COMPANY!!!! They are fraudsters. They will just take your money up front and not service your home or try to help. Their portal is basically useless, only good for filing a claim and nothing else. You have to call to check on a claim, find repair people, etc. Wait times on the phone averaged 40 minutes!!

    I had problems with them assigning repair people to a job, then paying for repair parts, then they wouldn't replace a refrigerator when the repair people said the freezer couldn't be repaired! They said that was an "upgrade". WTH? A freezer that works is an upgrade? When I called about it the person just argued with me. I then cancelled my policies (I bought 2!) and they nickeled and dimed me for those and have now taken 30 days to even cut the check for them. Still haven't seen my reimbursement. DO NOT USE THIS COMPANY!

    Filed a refrigerator claim on 2/18/2026. After delays, they denied it saying my 9.5-year-old fridge was covered by LG 10-year warranty. That turned out to be misleading— the LG technician confirmed the warranty only covers the compressor, while the problem always involved other parts (~$500 repair). I reported this back, and then… nothing. No follow-up, no reimbursement. After nearly 2 months, I’m still being told to “wait 5–7 days” for a reimbursement form that never arrives. As of 4/15/2026: $0 paid. Poor communication, endless delays, and no accountability. Think twice before signing up.

    This company was probably the worst insurance experience I have ever had. After two years of accepting two claims that totalled 483.61. I had another claim that was going to total 650.00. They were going to send a plumber from 500 mi away and when I objected, saying there were good plumbers in our own state, I was told to get someone local and they would cover it. I did that and they refused the claim. I was angry and they said I could cancel the policy but would have to pay back the previous claim they paid of 483.61. They went ahead and cancelled it on their own. I am receiving 1148.61 for unused time forward, had to pay back my previous claim and I still owe the plumber 650.00.

    It was a horrifying experience that lasted through 3 horrible phone calls and three months. No explanation was sent by email for any of the issues even though I asked for one every time, and they all had promised to send said explanations. I did not even get an explanation of the cancelling my policy. So my total outlay paid in advance, was 2722.41 for a 5 yr policy and my recovery after 2 yrs is 498.81. Do not use this company.

I tried several times to make an appointment with them and when I finally was able to get one, no on showed up! No phone call, nothing. Then today (4/13) I finally was able to try again to refile the claim, the person I was speaking to kept putting me on hold (why I don't know) and then a half an hour later, asked me for all the same information that I provided for the original claim months ago! First, the salesperson was very pushy with trying to sell a multi year contract.     I have never dealt with a company like this before and I have had other warranty companies. If they can't find a company to service, you they ask you to find one in your area and they will pay you after you pay the company that did the work. Well, I did that and they take up to four to six months to repay you back and that is after you call them two to three times a week. I have a report in for service on my dryer. It is now over a week and still no service company yet. You be the judge if this ever gets up on the review board.

    We got this as part of our agreement when buying our house, and were bullied into extending the plan, but eventually discovered they will find a way out of fixing anything. The list of exceptions to what they’ll fix is disgraceful. I went with this company because unfortunately they were the only ones I could find that serviced the area of the home we just purchased. BIGGEST mistake.     Purchased a 5 year contract on 10/19/2025 for $2494.70. On 3/10/2026 I placed Claim #** to get my dishwasher repaired. A technician came out on 3/12/2026 and collected the $60.00 service call fee. I explained the dishwasher would only run for a minute and just shut down. Tech felt the control board was bad and ordered a new one for us. The control board was delivered on 3/25/2025. On 3/26/2026 I texted the tech letting him know we had the part. Never heard back. They insisted on contacting them and calling him back and calling me back once they do. Called again this morning and asked for a customer service manager 3 times and all they will do is run me through the same old gauntlet again.

    I called to simply activate my home warranty (which is weird that you have to do that when you pay for a warranty when buying a home and choose a date where it should be activated... It's almost like they WANT you to call so they can waste your time). My rep was extremely pushy and rude.     Select Home Warranty promotes “Nationwide Coverage, Proven Service, Real Protection.” While I cannot speak to their geographic reach, my experience raises serious concerns about the quality of their service and the reliability of their protection. First, the claims process has shifted in a way that places a significant burden on the customer. Rather than dispatching a qualified technician, I was required to locate my own service provider in accordance with their guidelines. This undermines one of the primary reasons consumers purchase a home warranty in the first place—convenience and coordinated service.

    Second, during the claims process, I observed what appears to be a pattern of steering service technicians toward identifying potential disqualifiers. In my case, routine questions about unit location and minor surface rust were used to justify a denial. The claim was subsequently rejected on the basis of “rust or corrosion,” despite the fact that the contract specifies this exclusion applies only when it is the cause of the failure. Surface-level corrosion on the exterior of a water heater does not reasonably explain internal component failure, yet no further evaluation or discussion was offered. In an effort to resolve the dispute, I followed the arbitration process outlined in the contract and filed through the American Arbitration Association.

    After more than a month, I was informed that the case could not proceed because Select Home Warranty was not in compliance with the organization’s consumer arbitration requirements and/or had removed itself from the Consumer Clause Registry. This effectively eliminated the primary dispute resolution mechanism described in the agreement. At that point, I was left with the option of pursuing legal action in New Jersey, which is not my state of residence—creating an additional and significant barrier to resolution. Across multiple claims, I have experienced either partial denials requiring out-of-pocket payment to continue repairs, or full denials based on interpretations that appear inconsistent with the contract language.

    Recommendation: Prospective customers should carefully review the terms of any home warranty agreement, particularly the claims process, exclusions, and dispute resolution provisions. It may also be prudent to verify whether the company is in good standing with the American Arbitration Association before signing. Based on my experience, I would strongly encourage consumers to evaluate alternative providers.

    I took the warranty agreement in good faith. But when my washer broke down, with a water valve issue. I was told it's NOT covered, and the representative said check your contract. Section 6. It did not say anything about the water valve pacifically. But it's is a main part of the washer and section 8 where it said they could it's not economically to repair I would get a cash value for it 20% to 40%. I feel this is a dishonest way to take money from us seniors. You should have section 8 pointed out and relieved to the potential purchaser before they agree to buy your product.

I submitted a service request and was assigned a technician with a scheduled appointment window. The technician never showed up. When I called, I was told they were running late—but hours passed with no arrival and no communication. Eventually, I couldn’t even get through because their voicemail was full.

    After multiple follow-ups, I was told they couldn’t find another technician in my area and that I would need to pay out of pocket and request reimbursement.     I switched from American Home Shield (AHS) in Oct 25' to save a little money by going with Select Home Warranty (SHW). It is now March 26', I've only made two claims, and SHW has failed to provide service as I had been accustomed to. The first issue was a work order for my refrigerator leaking. The first technician they sent said he fixed it (didn't get approval from SHW first), but only caused it to leak more. After which, he never returned my calls or SHWs, so they sent another worker, but this time from a PROPERTY MANAGER. NOT from a plumbing repair business but from a cheap property manager who hired his own cheap workers to do work for him. That technician repaired the fridge correctly but again failed to call SHW beforehand. All told, over three weeks to get a leak fixed on my refrigerator.

    Now on the 22nd of March, I submitted a claim for my toilet to be fixed (plumber diagnosed three issues when he arrived: 1) Wall shut-off. 2) Faulty fill bulb. 3) Tank flapper seal worn away. The plumber they sent was from a company, Total Repair Now, who has a 1.9 out of 5-star rating. The reviews all stated the company was only used because "that's who my warranty company sent out" and they had a horrible time with communication or completing work in a reasonable time. Sure enough, the technician arrived on Tues, the 24th, and provided their diagnosis to SHW the same day. They noted it should be considered an emergency because I can't use the toilet, and it's costing me money. SHW provided their approval on Wed, the 25th at 12:30pm. I have not heard from the Total Repair Now since they left my house on the 24th and it is now the 30th. I have left at least 2 messages a day since Fri, the 27th.

    Calling SHW to get them to energize the technician, they tell me on Thur, the 23rd, they give them 2 business days to contact me and schedule the repair day. It's now Mon, the 30th and when I call SHW, the operator tells me they try to give the technicians 4 business days. Between the warranty company and the sub-par contractors they hire, you get more headaches and less efficient and proficient work. As soon as they get my toilet fixed, I am canceling this crappy service and going back to AHS. My past AHS repairs were all claimed and fixed in the span of LESS than 5 business days. You pay for what you get, and I'm getting cheap service.

    I only gave them a 1 rating because 0 isn't there! They are real quick to take your money and don't stop talking until they get it! I tried to tell the guy I really couldn't afford it being on a fixed income, but he only cared about his "pocket". I finally said yes just to get him off the phone. If you change your mind within that 30 days, which it says on their website you'll get a full refund if you do, it doesn't happen very quickly and not before 2 or 3 people there try to talk you into going with a lower plan.     Absolutely the worst home warranty I have ever dealt with in the past 15+ years, the company is a complete scam. I have filed total of 5 claims for the past 2 years, none of them was resolved in a decent manner. My first claim was for my AC, they advised to find my own technician since theirs were busy (the reality is that no company wants to work with them). My claim was for $700, they paid $600, later I found that they actually bought off the AC. What kind of buy out price for an AC is this, I can barely replace the filters for that kind of money. Next, my fridge. They sent techs, the techs misdiagnosed it as manufacturer defect and apparently not covered. I called LG, it was the compressor, my fridge is 5 yr old, so luckily LG warranty covered the compressor. My washer, bought it off for $175.

    My latest issue was the ice maker, not covered, even though it's part of the fridge. Lastly, my ceiling fan, they generously offered $45 reimbursement after I have replaced it and show them a receipt. It is 2026, where can you buy and have a ceiling fan installed for $45. They get you with their low upfront price, but I might as well throw that money down the toilet, because this is not a warranty at all. Consumer Affairs should remove their logo from this company's site if they respect their reputation. The number of complaints and the reviews on BBB say it all as for how terrible this warranty company is.

    I had a very frustrating experience with Select Home Warranty. I filed a claim for an item that was covered under my plan, but the way it was handled was completely unacceptable. The company determined that the item could not be repaired — without ever sending a technician to actually inspect it in person. Making that kind of decision without even evaluating the issue firsthand feels careless and unprofessional. What made things worse is that they did not offer a replacement, nor did they provide any installation support. So essentially, I was left paying for a warranty that didn’t deliver any real help when I needed it most.

    Overall, the lack of proper inspection, support, and follow-through makes this service feel unreliable. I would not recommend Select Home Warranty based on my experience. Plus to cancel this policy one need to pay $75.00. And you will not find out about it until you read your contract or want to cancel insurance. The representative capped me on the line for 25 minutes, until I just hung up. It was very stressful.

    This is my first year with Select. I recently submitted my first service request for my Kitchen Aid Dishwasher on 3/13. The tech they assigned could not come until 3/25.     I heard this company is much better than some of the others like American Home or evil Choice warranty. They charge your fee to come out but then the vendor never comes back to fix it. The good thing about Select is that they have a roof warranty. But it doesn't cover wear and tear and it only pays $400. I didn't get that because the tech they sent out said it was wear and tear but it was actually cat damaged from clawing the roof in that one section. It wasn't the entire roof so that's why it's not wear and tear.

    I signed up expecting convenience and peace of mind, but this has been one of the most frustrating experiences I’ve ever had. The online portal is essentially useless. They push you to use it, but after you submit a claim, you can’t track updates or progress in any meaningful way. Instead, you’re forced to call anyway—where they make you repeat everything you already entered and then try to upsell you on services that aren’t even part of your plan. It’s a complete waste of time. Scheduling a technician takes far too long, and even when someone is finally assigned, there’s a good chance they won’t show up. When they do, they often point out that most of the issue isn’t covered, which defeats the purpose of having the warranty in the first place.

    In one case, a technician came out, collected the service fee, and never returned to fix the problem. When we reported it, the company kept routing us back to the same technician and expected us to pay another $75 service fee for him to come out again. This person clearly should not be in their network, yet they continue to use him. We even had to hire our own technician after one of theirs failed to complete the job. We were told we’d be reimbursed, but after paying out of pocket, they added another hurdle—requiring our technician to get on the phone with them before they would consider reimbursement, despite us already providing a receipt. Overall, this feels like a system designed to delay, deny, and frustrate customers into giving up. It’s incredibly difficult to work with them, and the entire experience feels misleading at best. I strongly recommend staying far away.

    I paid over $3,000 upfront for a multi-year “Platinum” policy with Select Home Warranty, and I’ve never had a single claim approved. My first claim years ago (ice maker) was denied. My second claim—an AC issue—was also denied, even though I was explicitly told on a recorded call that the blower motor would be covered. The technician confirmed the blower motor failed, but the company reclassified it as an “electrical issue” to avoid paying. I’m now stuck with a $750 bill out of pocket. When I called to escalate, I was told the decision would stand. When I asked to cancel, they refused to process it and instead tried to argue and sell me on keeping the policy. The call went in circles with sales language instead of actually helping.

    Even worse, the follow-up “response” I received said essentially nothing and just told me to call them again. No resolution, no accountability—just a waste of time.

    At one point, the rep (Abraham Adams) even sent me a discount shopping portal for brands like Nike and Puma while I was actively dealing with a denied claim. Completely inappropriate and honestly insulting. Bottom line: I paid thousands for “coverage” that doesn’t actually cover anything. Claims get denied on technicalities, cancellation is difficult, and support is more focused on retention than resolution. Save your money and skip this company.

    When purchasing our plan we were told that if an appliance is not reparable they will pay for the replacement. I specifically ask, would it be prorated for age and I was told no it would not be prorated. However, when our built in microwave was deemed irreparable they prorated it because it was 5 years old to $95. The only replacement we could find to fit in the existing opening was $325. When reading our contract it clearly state in the first page they cover repair and replacement costs. In the microwave section it states the same. Many pages later in small print it states that Select has the right to choose the repairmen, and if it is deemed irreparable Select can prorate the cost due to age of the appliances.

    So after the salesman bold face lied to us and the contract is excessively deceptive!!! Several times in the contract it states repair and replacement costs are covered. They negate all prior information in the closing of the contract. I strongly recommend you do not choose Select for your home appliance insurance, there are no US phone numbers to reach out to for help, only a Philippine call center that will only read from scripted sheets. I ask several questions and was given the same response verbatim. Don’t waste your time, efforts or money on this company. I won’t even go into trying to get my refrigerator repaired. Same deceptive practices!!!!

    Most companies will tell you anything just to get a contract signed. Do not trust these companies. This home warranty company told me that my pool would be covered for repairs. If there is a existing problem with an appliance, it will not be covered even though you were informed it would be. Well, the repair did not happen because the pool was not covered at the time of request for the contract. I waited 30 days for the contract to become activated. Once activated, I placed a claim for my pool. I received a message that my pool was not covered by the contract. Make sure what you want covered is actually in the contract. I closed my account because of this issue inclusive to repair being denied.
