    The service stinks at Select Home Warranty! I placed a call on Monday about our air conditioning not working. It's now Friday and I still have no working A/C in my rental. The first assigned tech didn't show up yesterday as scheduled and the tenant took time off of work to be there. The tech did not call or text. I've called and texted him multiple times with no response. I called SHW this morning to report his no-show and their rep tried to contact him as well and got no response. Now my ticket is being "reassigned" to someone else and I need to wait ANOTHER 24-48 hours again just to get a response so that I can reschedule the service. Totally unacceptable!

    All the reps read from the same exact script and sound like parrots. I've asked to speak with a manager twice and was told there "was no need because they could help me" and then they both proceeded to read the exact same script. If SHW assigned a rep that no-showed, they should get someone out there the next day, not put the client back at the beginning of the line and make them wait all over again just to schedule another appointment. They need to fire the assigned tech as he is worthless, totally unprofessional and rude. He couldn't even be bothered to call or text. I'm so disappointed I picked SHW to do business with. Choose another Home Warranty Service!

    I have had Platinum coverage with Select Home Warranty for over 5 years. We recently moved from AR to TX. I called and asked to transfer my policy to my new home, I was told no. Recently we sold the AR home. I called SHW and asked to cancel my policy. I was told that I would have to pay $75 to cancel the policy. I asked if I could transfer the remaining months to a new policy.. I was told no. So beware. Once they have your money, they will NEVER return it. I paid for a service that they are not providing. Plus my service fee is now $100 not the $75 they originally quoted me. Choose a different company. There was nothing special about this one to make it worth the chance that they'll keep your money.

    I bought a Select Home Warranty last September. I was told I could transfer the warranty to my new home, otherwise I would not have bought the warranty. I have moved to our new home two hours away in Florida. I called Select Home Warranty and was told I cannot forward to our new home. The representative said he would ask those over him and send an email. He promised to let me me know by today. Why can't this warranty be moved to our current home? We have never used this warranty at the previous home.

    I purchased the highest plan they have. "Platinum plan", it's just a name. Do not be fooled. This company and their policy is a scam. They will cover the parts and am pretty sure they buy the cheapest parts in the market. After you pay the deductible of $60.00 per my policy the cost of the labor is on you. The main reason why people like me purchased this kind of insurance is because of the labor costs. Do not buy any policy from this company. "Select Home Warranty is a total scam."

    Purchased the highest warranty. My very first issue I called to have them send someone out and was told they couldn’t find a tech. I placed the work order on the 4th and it is now the 12th and still nothing. I cannot afford to pay for someone to come out and then wait 4 to 6 weeks to get reimbursed for the work. The warranty was a gift from my family when I got my home as they knew my circumstances. I am very frustrated.

    The warranty is just not good. I bought it after my old warranty I bought expired. Thought it would be as good or better than my old. It's a joke. This company is. The approval process is a joke. I live somewhere I can not use their service providers. For me to get work I have to use my own service providers. 1 claim so far, one for a water heater that started to leak. DENIED, they don't cover water heater leaks. So I paid for the repair out of pocket. 2 claim my kitchen sink was not draining correctly, once again had my own plumber come out and fix it, they replaced the lines, and made it work properly. Again, this company denied my claim.

    Sorry customer service, they are just a money grab company. I was current with them in January 2026; I filed a service request and paid the fee for the technician to come out. I cancelled the policy in February and now they won't honor my claim of the $75 since they said my appliance was outdated. I was told in order for them to pay the claim, I would have to pay $38 and be with them for another year. Why should I have to pay over half of what I am due to receive it? They just trying to gouge me out of my money. This is a crap company; I will never do service or refer anyone to them. Run away as fast as you can, this company really sucks. They sent me an email stating they was going to pay me the $75 and now they are crawfishing.

    Customer service agents that I talked with had very poor English language skills. They were unable to understand my questions, I really regret switching to this company. They are not a good choice, please look elsewhere for your needs. When I called, they had no technician available, and directed me to find one myself.     The worst 2 weeks no heat paid fee still no one here to fix my heating system. Every time we call another excuse. First paid fee we did then they need a breakdown from co they assigned do not they not speak. Manager sucks and has no answers. I called co they assigned to job they say they didn’t get go ahead.     The company does not support getting help. I am a single woman and paid upfront for coverage to make getting repairs easier and hopefully not as expensive. I have experienced the exact opposite. Response time is slow and every time I make a claim they say they will only pay a portion due to the age of the appliances. New appliances don't usually break down. Also, you have to have someone fix it and then send them the invoice, they will send you a reimbursement sheet, you fill this out and then eventually they a small amount of what you were put out. I signed up for six years thinking I was getting a great deal. I was just being taken advantage of. I bought a diamond ring that wasn't worth a dime. Horrible experience. I would never recommend this company.

    I have paid over $1,200 for this policy and have not received any meaningful benefit from it. Each time I submit a claim, either the issue is deemed “not covered” after waiting 3–4 business days, or an inexperienced technician is sent who cannot properly diagnose the problem. As a result, I end up paying out of pocket every time. For example, I had an HVAC issue. The technician said it was a thermostat problem and that I needed to pay $465 for the replacement—even after coverage was approved. When I asked why the thermostat cost that much, I was told it didn’t matter what type it was; I simply had to pay that amount.

    In another case, I filed a claim for a broken garage door opener part. I was initially told the part was not covered. I clarified that I had misnamed the part and that the pulley was actually broken, which is covered. They agreed, but I received no follow-up for two days and had to call myself. I was then informed that I needed to hire my own technician to diagnose the issue before they could determine whether it was covered. Overall, the service has been frustrating and disappointing, and I have not received the value promised under this policy.

    Don’t waste your money! They have changed ownership. Our policy specifically covers breakers, switches and panels, when I called they said they only cover breaker panels inside the house but in our policy it doesn’t state that! Will be suing, reply if interested in class action lawsuit.

    I had a home warranty with the purchase of the home. Less than a year later, the AC was failing; they did minimal work to keep it running, and replacement was not covered. I could never get a supervisor, etc., to call me back. The company they used only came to look at it and take pictures; I doubt they even knew how it works.

    Our heater quit working during the coldest time of the season. I filed a claim a week ago and every time I call for an update, some foreign based call center representative struggles with English to tell me that the "claim is under review." They also tell me to check my emails for updates. There have been none. I spoke with two "supervisors", and they of course apologize and offer their assurance that our service request will receive their highest priority. B.S.! It's been almost a week and still no service call. I'm beginning to suspect that something is rotten in Denmark. Meanwhile, my wife and I are freezing our tails off. I have maintained notes and plan on speaking with state regulatory agencies and I might consider litigation. Small claims court in my state will accept cases if the requested damager is under $5K. I'll watch a couple Perry Masons and brush up on my legal skills. Caveat Emptor! Latin for " Let the buyer Beware".

    This company is all about gathering the annual membership, and NOTHING about resolving claims and/or taking care of their customers. In the prior year I have had 3 experiences that required a claim be submitted. The first I dropped after receiving an email telling me they couldn't help me. Recently, I submitted two claims - one for my microwave and the second for my double oven (both installed in our new build home at end of 2019). They refused to allow me to use my own vendor, even though I said I would pay for any upcharge of the service fee. I live in a very small town, and there just aren't many people I trust to take care of our appliances.

    Anyway, they forwarded my request to a company in a nearby town, and I received a communication requesting I share two times available for the tech to come visit us. I responded with the required info and heard nothing for a week. I tried calling the repair company (actually a furniture store - NOT an appliance store), left a message, and never heard back from them. I did however, receive an email from Select saying they would cover $95 for me to purchase a new microwave, as the cost of the repair would cost more than the unit was worth. I researched and a replacement would cost over $3K. Not an option for me. I called Select to find a resolution for both of my issues.

    Meanwhile, I collected quotes from my local vendor to repair the units. The microwave repair was $300 and the oven (including the part replacement at vendor's cost) was a little over $700. Select told me to go ahead and submit the two quotes to their claims department, which I did. They indicated they would get back to me in 1-2 business days. It's been over a week now, and nothing. I've tried going online to my account to see if they would respond through my account as opposed to my email (which is how they've communicated previously), but I can no longer get in.

    Yesterday, one of their sales personnel had the unfortunate luck of the draw to call me regarding my upcoming renewal. Would I consider a renewal of an account that promised my a service, and provided me nothing but aggravation for over $400 a year? Absolutely NOT! I highly recommend NOT considering Select Home Warranty as a viable warranty provider.

    One of the worst companies I ever hired. I called to file a claim, paid the premium only to find out SHW said they only pay for parts, no labor, then SHW said I pay for it, they will send me a check, it's been 2 months now and no check, I called and of course they acted like they had no clue why the checks have not been mails. They lie so much on the phone, CS is horrible. Based in India, those guys are built in scammers. I should have called customer service before enrolling, any company based in India typically will get you nowhere.

    I have broken appliances and still waiting for SHW to pay for repairs on 2 appliances. Ask about HVAC, Good Luck. If you don't have history on a home, they deny your claim. I just bought a house and a year later, HVAC started having issues, I filed a claim and SHW asked for 5 years of service history, I explained I just bought the house so they denied my claim. These guys a crooks. Forbes and William Shatner should be sued for misleading people to these crooks.

    Select Home Warranty canceled my account, but they have not refunded the money I paid. I purchased a policy in good faith. When I requested cancellation, the company processed the cancellation of the contract yet they have failed to return my payment. At this point, they are holding my funds without providing coverage. Despite multiple attempts to resolve this directly, I have not received my refund. Communication has been unhelpful and has not resulted in any meaningful resolution. Consumers should be extremely cautious. If a company cancels your policy but does not return your money, that raises serious concerns. I am actively pursuing further action to recover the funds owed to me.

I filed a claim after 40 Days after my contract went to effect for a simple fix on my dishwasher, they denied my claim because the falsely claimed that it was within 30 days. This company is a scam.     DO Not use this company unless you want problems getting something fixed. Both times I was told I needed to find my own repairman and then Select would not pay them what was required for them to do the job or even come to house. Washer was broke and after telling me to fine my own repairman they paid Approximately $130 of a $400 plus repair of which they toke every penny back when I recently cancelled policy. Yes, the repair was covered under contract, their reason was the only repairmen I could find (SEARS) charged too much in labor.

    The second call I made was for a Dryer and again same issue but they paid nothing cause I again could not find a cheap enough repairmen for them, and yes repair was covered in contract. Don't use this company useless you want long repair times, you want to do the logistical work yourself and get paid little or nothing to fix your item after you paid your contract in Full in advance for over three years.

    Absolutely horrible company. Just like all the other heists out there, they are quick to take your payment but when it comes time to submit a claim they find every possible reason not to pay. They told me that my water heater needed replaced and sent out a tech who agrees. Okay fine- Let's replace it. Select then turned around and offered me $200.00 on my $2000.00 water heater. 10%!! That is absolutely absurd and insulting. Do not use this company. They DO NOT do what they say they will. Why buy a home warranty when you have to pay for all of your repairs and equipment anyhow? Do yourself a favor and just save the money you would spend on this or any warranty and use for repairs. It's coming out of your pocket anyhow.

    This company should not be allowed to do business in the US. They never tell you how they plan to scam you in anything online. They immediately cannot find a technician then tell you to find one.     I purchased a five-year plan that was their high-end warranty. First time I tried to use my warranty I was met with resistance and delay. I called to report a nonfunctional freezer door. After 11 days I still had no repair person scheduled to come look at the refrigerator. At that point, I decided to purchase a new refrigerator and cancel the policy. When I tried to cancel the policy, I was met with resistance and extraordinarily pushy sales tactics trying to get me to buy more coverage. It took 20 minutes of saying no to the person who claimed to be a manager to finally state that they would close my policy and refund the unused portion. I would then receive an email confirming this and a phone call from a manager an hour later to confirm the cancellation. I immediately received an email asking me to refer other people….really?.

    An hour later I received a phone call from the manager who once again tried to pressure me into buying more coverage and getting discounts on appliances that I didn’t need. Once again took 10 to 15 minutes of saying no and stop asking me to buy more things and trying to sales pitch me to get them to cancel my policy. I would not recommend this group as their tactics are very aggressive and reluctant to be consumer friendly.

    After being with the warranty company every year, I can honestly say this is the worst… Not only does this company not confirm with the homeowner about claims needing to be serviced, but they do not refund anything when it is their mistake. I will be canceling my policy and I will be going to a different provider, it doesn’t matter what features this company has; you need to read the fine print because they do not cover the important things when it comes to your appliances or personal items on your property.

    I purchased a home warranty contract from the company and, according to the contract policy, the company has agreed to cover all parts of my home furnace should it ever break down. When my furnace broke down, I filed a claim on January 24, 2026 right away with the company, and since it was extremely cold and to avoid a long wait, I hired a pro to diagnose the problem. I submitted the report to Select Home Warranty. I received an e-mail right away stating that I should receive a response within 24 hours.

    Three days later, however, I received no such response. So, when I contacted SHW, I was told that in order for it to even consider my claim, I needed to provide up to three years of maintenance report receipt for my furnace and to have my technician contact its claim department, for it wanted to make sure that my furnace's failure was not as a result of poor maintenance and, should that be the case, SHW would not pay a cent. SHW has failed to honor the contract. Then, I quickly realized that like many other customers that I have been scammed by the company. When I contacted SHW to cancel the contract, it refused to let me. Then, I not only contacted it by phone but also by certified mail to make sure the contract was cancelled. I contacted the credit company to prevent further abuse from SHW.

    I would never use them again. I have a leak in my Water Heater. Put in a claim. They said it is not covered. They go on and on about exclusions, but when you speak to the salespeople, they explain that the plan I took covers all appliances, air conditioner, water heater, plumbing, and on and on.     Just the absolute WORST!!!! ... Do NOT purchase a home warranty from these charlatans. I am a local Real-Estate Agent and I purchased a 3 year Home Warranty for a client. When the client's hot water heater failed they said they would send out a vendor but continued to ghost him. Finally they sent someone and the overseas customer service folks that they've farmed their customer service 'attempts' out to falsified the report on the hot water heater deeming it ineligible for replacement. What a complete and total scam these people are. I am embarrassed that I chose this home warranty company to purchase from.     Do not purchase this warranty. Total scam. It will take you a minimum of 3 weeks to get repair done. First you call them January 26. They finally send a repairman on January 29 after arguing with them that February 4 not acceptable. The repairman came on January 29. He called Select Home Warranty in front of me and told them what was wrong with the refrigerator and emailed them a copy. They don't trust the repair people they sent. They then reviewed the information their repairman told them. I called them on February 2nd to check. They were still deciding if they could trust their own repairman. Called back on February 3rd. They said part approved again and ordered. I received email from encompass parts. No parts came. Called encompass on February 9th. They said no parts can be shipped. On hold until paid for.

    Again called select warranty. All they say is we ordered on february 3rd. After an hour on phone I was told they would call me back. Guess what? No call back. Called encompass on February 10th. Still no order status change. Again called select warranty. Finally got a supervisor and got same response. They said they will call me back. Let's see. 2 weeks so far. No parts shipped. When they do finally arrive I can call repairman and make appointment for repair. This is the second time I have needed a repair. Last repair was on my washer after a month they said, "We are not going to fix. We are sending 200.00." Case closed. Unless you like fighting and waiting to get a repair don't buy this warranty. Buy a warranty that you get to hire the licensed company for the repair and the company can get approval over the phone for parts and labor. Steve C

    I bought my house in August 2022. I bought this policy because I knew the heating and cooling systems were 20 years old. I do not have maintenance records from before I bought the house, and I was not aware that I needed to do maintenance, now that I know, I will make sure that it is done. The air needed parts replaced in the summer and this did not fix the problem. Now my heat has been out for a week during the coldest days of winter and because I do not have the records from before I bought the property, instead of the $3000 I am supposed to get to replace the unit, they only offered $150. This company will do anything to not have to pay for claims. Do not waste your money. I will be putting this review everywhere I can to warn people to not use your company.

    You know how they say when something sounds too good to be true, well, say hello to Select Home Warranty. Because I have never used a warranty company and had American Home Shield for a number of years without a claim, I wasn't prepared for the song and dance I received when requesting coverage on my AC system.

    Although I had routine service done on my AC system, I only had one of the routine service invoices to show. I did not know the questions to ask when I signed up for SHW. When my claim was rejected, I was told that on page 10 section 6 explained the coverage. Perhaps, they should have sent the coverage document when I signed up. I made a mistake by switching from American Home Shield before knowing the exclusions. You see, my sister had AHS for years and never had issues with exclusions but AHS was slightly higher and I chose saving a few bucks by signing up with SHW. I will wait for the class action to appear and try to get my money back.

    Read your warranty very carefully. I had a problem with my air conditioner. They denied coverage because it had been diagnosed as an electrical problem. When I brought it to their attention that the warranty states that electrical systems and parts are covered by the warranty, they said Paragraph 9.1.2. states that "this agreement does not cover any systems or appliances that have had "previous repair" or etc., etc., etc. The unit was 20 years old. I bought the house 11 years ago. Then a few months later, the heater wouldn't come on. Again, no coverage because paragraph 6.3.3. has an exclusion for zone heating systems. So if you have dampers installed that separate the 1st and second floors, you have a zone system. I don't need a warranty for the little stuff that they might cover. I don't know what that might be as of yet. I need a warranty for when the big stuff breaks down or needs to be replaced.

    WARNING: DO NOT USE THIS DECEITFUL LYING COMPANY. This is an absolutely despicable, evil company. Our heater stopped working in below freezing temperatures. SHW sends out a technician of their choosing, who I stayed with during the inspection, who told me exactly what the issue was, general wear and tear. He told me there was no reason it shouldn't be covered.

    Fast forward to 24 hours later and we're still waiting on a decision from SHW. After speaking with the heating company, we were told that SHW had been calling them non-stop trying to find a reason not to cover the repair, coming up with different scenarios that wouldn't be part of our coverage. The heating company let us know this because they knew they were being deceitful and wanted us to be aware. They dragged their feet for days, mind you, it's below freezing and I have a family and I'm worried about the cold temps leading to other issues or repairs.

    Finally on Friday afternoon they tell us they've denied the claim, their reasoning was that it was a zoned home and that it wasn't part of our contract. It's not a zoned home, we debunked that on the call. So then they switch their story to the use of the word "maintenance." The heating company used the word maintenance instead of repair in their report and SHW used whatever definition of the word they wanted to, even though the heating company explained to them that it was just general wear and tear and should be covered, to deny us. Now, it's been days without heat because they dragged their feet with a decision and it's going to be -17 degrees this weekend and I can't get anyone out until next week. This is an evil, heartless company.

    I’ve dealt with many bad businesses, but Select Home Warranty is the first company bad enough that I’m writing my first review ever. This wasn’t my only claim or my only bad experience with them, it’s just the latest example. This wasn’t a one-off mistake, it’s how they operate. For my HVAC claim, I eventually paid out of pocket and submitted for reimbursement as instructed. Even though the reimbursement amount was modest compared to the actual repair cost, Select emailed me on Jan 1, 2026 saying to allow up to 30 days for the check to arrive. It’s now Feb 5 and there’s still no check. When I called, they changed the story to “30 business days” and suggested I might not get paid until mid-March. If you’re buying a home warranty for peace of mind, understand you may be signing up for the opposite. I do not recommend Select Home Warranty.

For everyone else: **run.** My experience has been a masterclass in incompetence and bad faith. Here is why: The "No Contractor" Loophole: Twice, I had issues at my rental property. Twice, Select Home Warranty failed to find a contractor. I was forced to pay $169 out of my own pocket for an independent contractor just to get an estimate.

    The Documentation Trap: I provided a comprehensive report from my contractor detailing the issues, the fixes, and the itemized costs for labor and materials. Despite having everything, SHW called me back "asking for more information." I’m not the technician—they had the technician's report. It’s a transparent stall tactic. The "1-2 Business Days" Lie: On January 25th, I was told I’d hear back in 48 hours. I called 8 days later, only to be met with total amnesia. It’s like our previous conversations never happened. The "Back Office" Void: Their favorite script is "it's with the back office." In SHW-speak, the "back office" is where claims go to die. No one takes notes, no one follows up, and no one cares that they are sitting on my money.

    The Bottom Line: You aren't paying for protection; you're paying for a headache. They are happy to take your premiums, but when it’s time to pay out, they disappear into a cloud of "processing" and "missing info." I am canceling immediately. Save your money and just put it in a savings account for repairs—at least that way, you won't have to deal with these scammers.

    This is the worst home warranty. They are thieves. Sales person never say there is 75.00 cancellation fee on the phone and when you try to cancel, they charge you those 75 without you signing anything. Sales person are trained to take the money from the customer. I cancelled my account with someone named Joshua and, he said it was cancel, but he forgot to transfer me to the cancellation dept, when I saw my credit card statement, the account was still opened and they were charging me for the service I never had. I called them and they said he was supposed to transferred me to that department. At the end, they still charged me those 75.00 because of his mistake, I ended up paying. I do not recommend this company to anyone. They are much better option than select home warranty. They are all thieves.

    I have been a customer of Select Home Warranty for about 5 years. I bought the policy because the condo I moved into was filled with all original appliances at least 20 yrs old. In those 5 years I submitted 4 claims - washer, dryer, refrigerator, and microwave. I had multiple issues with this company....

    1. Each claim was a hassle to submit and actually receive a response within a decent amount of time. This was especially frustrating with the refrigerator when food actually spoiled while waiting for a technician to even be scheduled.

    2. The only appliance I received any reimbursement for was $45 for the old microwave. I was not reimbursed for any other issues and ended up buying a new washer, dryer, and refrigerator - sometimes WEEKS after actually needing one when they stopped functioning but answers from the warranty company were never timely.

    3. They actually try to charge you $75 to cancel your policy. You cannot cancel online. When I did call, I had to wait 20 minutes for an agent then was transferred to 3 different people even though I explained I was canceling to every one of the people who answered. And every one of the people I talked with tried to change my mind and offered a "wonderful" deal which was hardly wonderful.

    4. I don't have a receipt to send, but I'm attaching my policy number for proof of having the policy.

    DO NOT BUY A WARRANTY FROM THIS COMPANY!!! IT'S A SCAM! Bought a 3 year plan a year and a half ago. Salesman was real good. I thought I had bought something of value. No claims until now. Our clothes dryer failed. Made a claim. They sent a repairman to inspect. Deemed not worth repairing. Settlement was only $200. I called and spoke with an agent and told her that it was unacceptable. She went back and forth with me for 15 minutes until finally transferring me to someone else. He said he would submit to management for review. Said he would call me back that day. No call.

    I called again and went through the same thing with another agent. Said I would get a call back in 15 minutes. No call. I call again and have to go through the same thing. Told them I wanted to cancel my policy. They offered only $865 for a policy I paid $1,985 for. Again I have not made a claim. Refused to increase or negotiate their $200 settlement. DO NOT DO BUSINESS WITH THESE PEOPLE! THEY ARE CROOKS!

    Be extremely careful while choosing Select Home Warranty. My old A/C unit stopped working and the technician spent over an hour to diagnose the problem and finally found out that the unit needs a replacement. The technician was with SHW for around 30 minutes discussing the diagnosis and immediately made a decision that the problem with the air handler is not covered by the warranty program. Not sure what else is covered!!

    In another incident our bathroom sink was clogged and had to wait for 5 days for the technician to come. He saw the sink and left right away saying he had to come another day to fix the issue. They expect you to live with the problem forever. Finally I bought a drain solution from Lowe’s and unclogged the sink myself. Yes, the program is budget-friendly but what is the point if they don’t cover almost anything when it comes to replacement and severe delays and not customer-friendly for other repair issues?

    I contact Select Home Warranty about purchasing a warranty back on Oct 6th 2025. I was working with Ryan **. I received the quote and told him that I would like to purchase the service. I was quote $549.99 and that included my pool. I was then sent a link to put my credit card in to purchase the warranty. I never did anything else until Jan 5th. At that time, I was told that the policy was never opened because something with a multi year program that they were suppose to tell me about. I told Mr. Ryan ** that I did everything that I was suppose to do on my side and he apologized for not completing the policy. I told him that I was asking because I needed to open a claim. I was told at that time that he would back date it for October. I was told to wait until tomorrow and then open a claim. I opened the claim the next morning and I was denied because I had to wait 30 days.

    I contacted the company complaining and they had to open an investigation and asked me to send the 35 emails between me and Mr. Ryan **. I was told to wait 48 hours. At that time, I emailed Mr Ryan ** multiple times and actually called him but no response or no call back. I think called back after 48 hours and I was spoke to a manager MR. RON ** (Higher Manager) **. He asked me to hold off for 24 to 48 hours to investigate. 1/21 RON ** finally emailed me back saying, "JUST CALLED YOU SENDING YOU A TECH. TY.." I called back on 1/23 and pretty much was told nothing has been done and MR RON ** was still investigating. NO TECH WAS CALLED. The company has lied about everything and continue to ask me to wait 24 to 48 hours. I finally had to call my bank to dispute the charge that I never gave permission to charge on Jan 5th. I will be moving my business over to CHOICE HOME WARRANTY...

    Do not believe anything they promise in regard to covering your belongings. I have multiple recordings and two years of experience proving that they lie to get your business.

    1. Claim they cover and replace old appliances-they don’t! They will deem the item as too old or not worthy to be fixed and send you $150 towards a new appliance. I experienced this first hand with my washer, dryer and stove. When I reminded them that’s not what they said when I signed up they told me it was in the ‘fine print’, which you don’t get to see until you sign up!

    2. Claim they have many contractors in your town and sending someone out quickly won’t be a problem-not true. Contractors can’t stand them. They don’t communicate with each other and while SHW says one thing, the contractor will say something completely different. Starts with trying to book an appointment. SHW will send out a form for you to select 3 days and times that work for you. The contractors have no access to that and will come on a completely different day and time not considering your preferences at all if it doesn’t fit their schedule.

    3. Two winters ago we had to wait over 2 weeks to get someone out to fix our heater. Our house was 50F for 2 weeks!
    4. This past winter we had a toilet leak. Company came out and just replaced the wax ring. A contractor friend looked at the pictures and said the flange should be replaced as well otherwise a pipe could burst. I called the HSW plumber and he said all HSW covers is the wax ring.

    5. If they can’t find a contractor to come do a diagnostic check they tell you to get your own done and they will reimburse you. Still waiting for my reimbursement, two years later. When I asked for it they said they never promised me a reimbursement.

    6. You have to go through MULTIPLE steps to receive your claim check ($150). First they send out an email saying a check has been approved. Keep reading your email because at the very bottom you have to click on a link to confirm you want the check. Then comes another email at some point and you have to click on a link AGAIN for the check to be processed. Then you have to make sure the check actually arrives. You may forget about it though because it takes up to three weeks to receive it. Mine never came. After multiple emails and phone calls, 6 months later, I finally got my $150 check. Worth all this trouble? Probably not, but at that point it became a principle because by now I have figured out how they make their money - they count on busy people not bothering reading their small printed emails, clicking on links and waiting for their checks.

    This company is extremely misleading and dishonest. When they sell the policy, they advertise it as “full coverage” for appliances — washer, dryer, refrigerator, HVAC system, water heater, and more. Everything sounds covered when they take your money. But the moment you file a claim, they suddenly say “this specific part is not covered” and point you to some fine print section in the policy. This is nothing but a trap.

    How is a normal customer supposed to know every internal part installed inside an appliance? Am I expected to open my washer, dryer, refrigerator, or HVAC system just to identify part numbers before buying insurance? That is completely unreasonable and unrealistic. They sell coverage by appliance name, not by individual parts — but deny claims by hiding behind technical exclusions. This is a classic bait-and-switch tactic. Very bad experience. Waste of money. Do NOT buy insurance from this company under any circumstances. Unfortunately, there is no option to give negative points. If there was, this company would receive it.

    BEWARE of this company. I purchased a policy after speaking to a representative. The fine print on the policy was different than what I was told. The sales rep kept telling me mine was a VIP policy and the clauses in the contract wouldn't apply to me, but wouldn't put that in writing in the policy. I explained that section paragraph 10.1 listing their limitations on repairs or appliances would be the clause to be enforced if it came to the claim, not the trust me, that clause doesn't apply to you wasn't good enough for me. I asked for the policy to be cancelled and I was then ghosted by the original sales rep. I called and after an hour long conversation I was told the policy would be cancelled and I would receive a full refund.

    A week passed and I hadn't received anything so I called again. This time the person I spoke to told me the cancellation had been cancelled by a manager because he wanted to speak to me. I told him I don't need to speak to anyone else, I wanted the policy cancelled immediately. I was told again that the policy had been cancelled and I would receive an email confirming this within 1-2 business days. I waited and received nothing. I called again and a new "customer loyalty" representative fought me on cancelling the policy. He did confirm the previous person hadn't cancelled the policy. After 25 minutes on the phone, he finally said he would cancel the policy and that I would get an email in 1-2 business days. I think they were trying to drag it out past the 30 day cancellation clause in the contract but I was not going to play that game. I finally had to call my credit card company and dispute the charge so I could get my money back.

The claim approval process was terrible — I constantly had to fight just to get a claim approved, which completely defeats the purpose of having a home warranty. It was stressful, time-consuming, and incredibly frustrating. When I decided to cancel the service after only 4 months, things got even worse. There was no refund at all for canceling early, and on top of that, I was charged a $75 cancellation fee. I was very upset with how the cancellation was handled and how little regard they showed for customer satisfaction. Overall, the approval process is difficult, customer experience is poor, and the cancellation policy feels unfair. I would not recommend this company.

    I am a customer of Select Home Warranty (policy **) and am extremely disappointed with my experience. I filed a claim for a failed heating system during winter conditions, with outside temperatures around 20 degrees. Select Home Warranty identified and approved a technician, whom I used as directed. Despite the issue being a covered failure under my policy (the heating system motor), the company delayed approval for over a week, repeatedly requesting additional information and creating unnecessary back-and-forth. Given the urgent situation and the fact that I have elderly parents in their 80s living in the home, I could not continue waiting without heat.

    I proceeded with the repair using the contractor they assigned due to safety and health concerns. After the repair was completed, Select Home Warranty denied the claim, stating that it was not approved because the repair had already been performed—despite the failure itself being covered and the delays being entirely on their side. I feel misled and treated unfairly. The lack of timely decision-making placed my family in a difficult and unacceptable situation. I am requesting that Select Home Warranty review this case properly and contact me to resolve this matter.

    I was contacted by Fred ** a sales representative for the company. When I asked to review the coverage plans he told me I'd have to sign up 1st. Against my gut instinct I signed up paying upfront over$1500 for what appeared to be a decent plan. After being given a contract I went and read the reviews. Well in less than 24 hours I messaged him via text requesting to cancel the contract. That was on Jan 13th, welp today is Jan 18th and after 3 phone calls over a half dozen text and emails I still haven't received confirmation of the contract being canceled and my credit card charged back.

    Fred gave me his number sharing with me that I would be able to contact him directly if I needed to file claims or for anything else. Apparently that's his sales pitch because he had yet to respond to my text/emails regarding canceling the policy. Don't waste your time with this company. I'm glad they showed me what doing business with them would be like before I really needed to file a claim.

He even explained on discounts that I got for being a senior, military it was refreshing for him to take his time in explaining not rushing me in to home warranty.     If I could give less than 1 star I would. I chose Select Home Warranty because of their reviews but, sadly, my experience was horrible with them. I don't know who's giving them 5 stars, but it's suspect to me. I contacted them twice, both times they never got back to me. I spent hours on the phone trying to get answers. Finally they said they couldn't find a repairman in my area. That's simply not true. I talked to several repairmen who said they were "signed up" with Select and were never contacted by them about my issue. WARNING.. Stay away from this company.

    I bought their best plan for almost $1700. My built in Microwave went out, in the contract it says it's totally covered. I had their claims department read both sections that backed it up. After 2 plus hours of arguing with them, they said they would not send a technician out and only pay $95.00. This company is the biggest SCAM outfit I have ever come across!!!     Horrible, horrible experience. The very first time I tried to use them. Took them four days to tell me they couldn't find anyone to fix my heater in the dead of winter--and that was only because I was calling every day. The customer service reps were very nice but completely ineffective and lacking any authority to do anything other than apologize for the "inconvenience." A broken dishwasher is an inconvenience; no heater when the temp at night is in the 20s is a health issue. I had to ask to cancel before I could get to anyone with any ability to do anything--and the only solution offered was for me to find my own technician and they would reimburse me. Why do I have to do all the work? But I was able to find someone to come out the next day.

    They won't check with local technicians--only ones in the major Tucson metro area which is an hour+ away, so of course they can't find anyone. They say they'll fully pay for repairs if I get the authorization first, but we'll see if they come through. I bought a 3-year plan because they were a lot cheaper, but I guess you get what you pay for, so I will probably still cancel after this is all over with. Oh, and BTW, every email they send me asks me to review them--but the link doesn't work!

    There's no way to review them on their web page customer portal! What does that tell you?

    I’ve had a very poor experience with Select Home Warranty and would not recommend them. Since December 27, I have contacted Select Home Warranty repeatedly regarding an issue with my coverage. I paid for the Platinum plan, which made sense given my home has major appliances and systems (washer, dryer, dishwasher, refrigerator, plumbing, heater, HVAC, etc.). There was absolutely no reason for me to purchase the Gold plan.

    After nearly two weeks of calls and assurances that someone would “call me back within two days,” I was finally told that I was sold the Gold plan instead. The policy was sold over the phone, so if that is true, it was clearly an error on their end. To make matters worse, my refrigerator was successfully serviced last year with no issues, which strongly suggests the policy was originally set up correctly.

    Now they are claiming I had “30 days to dispute it” and that there is nothing they can do. This is unacceptable, especially given the repeated delays, lack of follow-up, and the fact that I’ve called at least 10 times trying to resolve this. Every call results in excessive apologies but no action, no follow-through, and no accountability. Emails are not returned as promised, and issues are dragged out indefinitely. This has been an extremely frustrating and disappointing experience. Based on my experience, I would strongly suggest looking elsewhere for a home warranty provider.

    This is not a Home warranty company. They will try and deny every claim you submit. You will lose your $60 service fee on top of any repairs that is not covered supposedly. It is better to just pay out of pocket instead of using Select Home warranty. Once you sign up you will not get a refund and won't be able to cancel even though they say you can cancel. Read the 1 star reviews and you will understand.

    The initial sales call misrepresented the start coverage period so of course, when my dryer started having problems, it was denied and no subsequent claims on that dryer could be filed. A refrigerator claim was denied because the icemaker wasn't covered. A dishwasher claim was denied because it was found to be a "maintenance" issue, even though it was less than a year old, and the drain pump went out. Everything, so far, is found to NOT be covered. They can call something/anything a "maintenance" issue to escape paying a claim. This company very misrepresents itself and what is covered. It is a HUGE ripoff and scam.

    We called in a claim on 12/4/25. It is now 1/6/26 and we have zero resolution. One tech came out and stated they needed to order a mother board. Never heard from that company again. Tried calling Done Rite appliance with no response. Called Select Home and they state they never received any photos, documents anything pertaining to our claim. They scheduled a tech to come out 1/1/26 between 3-5 PM. Never showed up, Call again they have the same company schedule 1/5/26 between 1-4. They never show up.

    Called Select again. You get the same scripted apology. They schedule the same contractor for 1/6/26 between 12-4. Wake up on 1/6/26 to a text from said contractor who canceled. I call Select to get nothing but the same run around. How this company is running amazes me, customer support is all overseas. They are all rude. DO NOT BUY THIS WARRANTY COMPANY. Zero star.

    I signed up for a 3-year subscription and paid $1755.00 in full up front for a home policy. After two years of no claims, I had a pool pump problem. I contacted Select but was told they were to busy to inspect it and if I would have my own inspector look at it they would send me $100.00 to cover the inspection. Here it is months later and Select has not sent anything. I sent the inspection report to Select which showed damage repair would cost $1100.00. After a few weeks I contacted Select and was told I would receive a check for only $400.00 in about two weeks. It's now several months and several calls later without answers or payments promised. So, after spending $2955.00 for a policy and a claim, Select has paid nothing and won't respond. Beware of this company!

    I would like to warn any consumer interested in purchasing the Select Home Warranty program. I experienced a very dissatisfaction experience with Select Home Warranty in a recent issue with my HVAC compressor unit. According to the policy under 6.2.2 they would cover the failure of a compressor unit up to $3000. I provided them with the technicians notes showing that the compressor was failed and also provided them pictures of all the electrical outlets power and a picture that there was a surge protector in line with the compressor. I also provided them a video of the technician isolating, the compressor using a megohmmeter to show that the compressor was the mechanism of failure, and proving without a doubt proving without a doubt that the compressor had failed.

    However, they have a clause under 9.2 stating that their policy does not cover an electrical failure. Over multiple conversations with the company and with all the video and pictures and statements showing that the compressor was the mechanisms of failure, they refused to honor coverage. I asked them in their contract. They listed out multiple items like wall, outlets, switches, garage door motors, dishwasher, motors, washer, and dryer motors, pool pump, motors, ceiling, fans, and other other elliptical motor devices that could fail and they would use the 9.2.2 clause about not covering electrical failure.

    I've filed 2 claims for 2 different appliances and the repair experience was ABYSMAL! Filing claims online is easy enough, it takes just a few minutes once you're logged into their website. BUT Select Home's claims managers are located in an Asian call center with very poor English and difficult to understand on the phone particularly when many other claims managers are prattling in the background during the calls. The first claim was a repair on a Whirlpool dryer that took 2 initial assessments by 2 different venders and 3 services calls to finally resolve the problem. The issue was a very common but somewhat challenging part replacement on the dryer.

    The first service technician did not speak English and had to use a translation phone app to communicate with me. The second technician identified the problem immediately but had to charge me another deductible for the second assessment before parts and repairs could be completed. It took about a month to get the repair made and claim closed. The second claim involved a GE oven that electrically arced, frying an indicator light and tripping a 50 amp breaker. The first technician (Refrigeration Plus LLC) did the initial assessment, but did not test or diagnose anything, failed to properly identify the problem and clipped off the wires to the damaged light to "prevent a safety hazard". Select Home denied the claim saying indicator lights are not covered. I purchased and replaced the light myself, fixing the wires that the technician cut and what do you know...THE PROBLEM REMAINED!

    The infinite switch had shorted causing the light to fry. GOOGLE IT! I reinitiated the claim, after an extremely challenging pair of phone calls to the Asian call center, it was assigned to the same initial service technician. I called the technician to explain the situation and schedule the repair. I told him what caused the problem, what parts would be necessary to fix it and that he misdiagnosed the problem. He copped a ghetto attitude with me claiming I didn't know what I was talking about and that infinite switches won't cause a breaker to trip. WRONG! I nixed him and told Select Home not to send him back, he's not allowed to work in my house again. They assigned my claim to a second service vendor (AC ALLSTARS TAMPA LLC). I attempted to schedule with them online, called and texted but they never responded and never arrived for any of the proposed scheduled time slots. EPIC FAIL!!!

    After a month of this pathetic runaround, I ultimately purchased the necessary parts, replaced the bad lights and infinite switches and guess what...IT WORKS PROPERLY NOW. I contacted Select Home to explain the situation and provided them with the receipts for the GE oven parts. And they denied the claim and won't reimburse me for the parts (I didn't bother to charge my labor). They determined the work done for this claim was without the proper authorization, referring to section 7 of the policy, and that Independent Service Technicians are required for the repairs to be covered. WHAT A JOKE. The claims managers and service technicians that I've dealt with so far are hardly qualified. I DO NOT RECOMMEND SELECT HOME WARRANTY. Go elsewhere or simply hire a trusted local appliance service vendor, get it done right the first time and avoid the cost and aggravation.

    If I could give them 0 stars that would be more appropriate. Terrible service and not a customer friendly business model. I purchased a home warranty from these people Jan 2025. I submitted a claim in December 2025 to have a dishwasher looked at. The service provider (Bush's Fix It All-Charlotte, NC) that they eventually found never contacted me to setup a visit to look at my dishwasher. I called the warranty company back and they called the provider (Bush's Fix It All-Charlotte, NC) directly and formed a 3-way call. The guy literally could not be nailed down on a schedule. This happened twice with the same provider (Bush's Fix It All-Charlotte, NC), he just wouldn't commit to the service.

    The customer service rep being on the second 3 way heard the whole conversation. She listened to this guy (Bush's Fix It All-Charlotte, NC) waffling and not committing to servicing my appliance. She promised to find a different service provider within a few days, but no one ever called me back or tried to get in touch with me about this service. In the meantime, I started getting these emails from Select Home Warranty vowing to close the ticket if I didn't contact them in 5 days. The right hand clearly doesn't know what the left hand is doing. If you don't have reputable service providers, (Bush's Fix It All-Charlotte, NC is clearly not one) you can’t really run a warranty company. So, I reached my breaking point with Select Home Warranty and decided to cancel.

    When I called to cancel the policy, I got the usual reluctance to cancel, but I also was hit with cancellation fees and other charges that stole more than a 3rd of what I paid into the warranty in the first place. Here's how they took me to the cleaners.... I paid over $1400 for the warranty, kept it less than one year, submitted only 1 claim which never even made it to a service call. Yet the money that this company is keeping for itself will be more than $600 from the total. The refund is not going to be quick either, they are refunding by check within the next 30 days when I paid by credit card at the beginning of this year. An elaborate process setup to hold on to the customers money as long as possible to help their bottom line stable as long as possible, oldest trick in the book, all geared towards higher profits for them and less service for the customer.

    I don't mind paying for service, but when I pay for it, I'd like to get something for my money. I lost more than $600 dealing with Select Home Warranty and I am literally walking away with no service provided. Be aware of doing any business with this company, you don't want the same thing to happen to you. STAY AWAY!!!!

    I was with Select Home Warranty since October. They did not tell me about their policy until my husband and I complained about the service Tech they sent to fix our dryer.. They could not fix it and then stated we would have to get a new washer and dryer, we found someone else and wanted to cancel our service with them and then was told we had to pay a cancellation fee....I would not advise anyone to use this company. They don't have many vendors for parts. If your order requires a part, they won't be able to fix it for you. I would advise anyone to do not use Select. They are not a very good company and the CSR's don't read the notes so it's like when you call no one knows what's going on...,SEARS is the best..Home warranty to use.

    Buyer beware. My water heater went out. SHW sent a technician who told me I needed a pump the warranty company didn't cover and I needed to pay $435. He ordered a part that did not fit, then reported to SHW that the unit needed to be replaced. SHW offered to refund me $175 to replace a $700 water heater I was told to purchase on my own. In all, I paid $1800 to replace my water heater. This is NOT a warranty. It would have been cheaper to pay cash for the repair upfront. The plan does not operate as a warranty that would replace a broken appliance. If an appliance is deemed unrepairable they calculate a depreciated value and require you to submit proof of purchase of a new unit before they refund you the depreciated value. Depreciated value does not cover labor.

    Despite not had a good experience with home warranties, I recently purchased another one from Select Home Warranty! This was a big mistake. Their customer services to set up the home warranty failed from day one and the story started from there. Have been trying to cancel it within the past two weeks and talked to too many representatives and supervisors and although I had the 30-day right to cancel the policy, they did every effort to resell the package to me at a lower price and convince me of not cancelling!!! Final got it cancelled after two weeks, now instead of refunding the money to my credit card, they said the refund is going to come via a check within 30 business days!!!! Even the e-mail confirmation of my cancellation is going to take 2 business day - What standard is this? There is no authority within US to watch over what these scam home warranty companies do to the customer?

    I submitted my first request for service on 12/9/25. A technician called me on 12/11 to say that based on my description of what was wrong with my dryer he would just order parts. I was charged the $60 service call fee even though he never came to our house. I called the company on 12/16 to find out what was going on. They said they got the order for the parts on 12/13 and just approved the order on 12/16 and would order the parts. My husband and I spoke to many representatives even though we asked to speak to a supervisor. The last person I spoke with said he would expedite the order. Today is 12/23 and the parts have still not arrived. Deceitful, horrible company.

    This company is horrible. Do not buy any policy from Select Home Warranty. They don't actually cover anything, they will just pay out an amount based on their review of your item. "They are a warranty company not an insurance company." They offered me $150.00 for my refrigerator since they did not want to fix it. It cost $982.00 to fix. What refrigerator can I buy for $150.00 for a family of 7. When my garbage disposal broke, they paid me $80.00 and I had to get the plumber, pay him myself and buy the new disposal. To make matters worst, you only get the payout when you purchase the item and send them a receipt. What if I can't afford the item right away. The reason I purchased a warranty, so things are covered when they break down. They state normal wear and tear but when normal wear and tear happens, they don't want to pay for it.

    When I bought it I was led to believe I would have no expenses if things broke, everything was covered. So I bought 5 years worth of coverage. I paid about $2363 for that. The coverage began March 2023. The policy was emailed to me, about 20 pages, after I bought it. I should have sat down and read it at that time, but even if I had a lot of it would not have registered as to what would not be covered.

    Garbage disposal went bad, they would not fix it, just sent me a check for $75. Could not even buy one for that, let alone have it installed. Garage door claim, said my policy did not cover that. A year ago the furnace had a problem and they called it maintenance and would not pay. I had a plumbing problem, the shut off near the toilet handle broke, it was not covered by the policy. I had an attic fan go bad, sorry we do not cover attic fans. A couple of months ago my furnace went out totally. Repair guy found the heat exchanger was bad and the furnace was 18 years old so it should be replaced. Policy would not cover a heat exchanger. I was furious.

    I had the policy for only about half the time and it did me no good. I was told when I bought if I ever was unsatisfied they would refund the rest of the money. I feel like I should have gotten about $1200 back... well not the way they calculated it. I was told probably a bit over $800. Today I got the refund and it was only $780. This company is a scam. They take your money but refuse to help when it is needed.

    Hello, this is the worst warranty service that exists there right now. I have used all three services American Home Shield. I have used First American Warranty. Both of them are better than Select Home Warranty. Select Home Warranty is there to scam and teach you and they would not listen at all. We had an extra issue and the furnace went bad and he was just natural wear tear. That’s why you buy these warranties and instead of paying us to $5000 for the HVAC for this replacement they try to pay $500 in that 500 was to mine by themselves. Based on the depreciated cost of the furnace of the furnace was old. I just could not explain or understand how they calculated the amount and why it is depreciated cost. It’s a complete scam. Please stay away. They don’t even pay the lab charges of wanting to pay the lab charges as well. This is the worst warranty. You have no value at all.

    ⭐ 1-Star Review – Extremely Poor Claim Handling & No Accountability. I am extremely disappointed with Select Home Warranty’s handling of my claim. Claim #** was raised in March 2025, and I submitted the required invoice for $400 in April 2025. Despite completing all requirements on my end, the invoice has still not been paid. I have called Select Home Warranty more than 14 times regarding this issue. Every single time, I was told the same scripted response: “You will receive an email confirmation within 5–7 business days.” That email never arrived.

    What makes this even worse is that three different supervisors contacted me and repeated the same promise—yet no action, no update, and no payment has been made to date. This experience reflects: Lack of transparency. Repeated false assurances. Extremely poor customer service. No accountability or follow-through.

    A home warranty company should not require customers to chase payments for months after submitting valid documentation. This kind of behavior erodes trust and raises serious concerns about how claims are handled. I strongly advise potential customers to think twice before signing up.     I faced unjust claim denials. They insisted my unit had electrical failures despite technicians stating it was due to normal wear and tear. I had to pay $1,600 out of pocket for a compressor, and when another issue arose again, a different technician confirmed it wasn't electrical. Their representatives continued to ignore the tech diagnosis and flat out said, "It's electrical". I’ve filed a complaint with the Texas Department of Insurance and plan to escalate further.     Hands down the WORST warranty company I have ever witnessed. I have had American Home Shield and Choice Home Warranty as well. Select has no business being in any comparable value to these two. American Home Shield took too long to have a plumber come out for a major flood in my home which damaged the wood floors. Choice Home Warranty tried to get out of paying labor fees due to the part having a manufacturer warranty. You have to emphasize your desire to cancel services in order to get results. Select Home Warranty charged me the monthly premium for services and a service call fee but refused to repair a plumbing line that they claimed was a "maintenance issue." A plumbing line above a tub is never a maintenance issue. This is why we pay for professional services to begin with.

    When I threatened to cancel services, they claimed that if I got another professional opinion they would reconsider. I had another plumber come out. They reviewed the claim where the plumber sent me a copy of the work order clearly stating that it was not a maintenance issue but rather a normal plumbing concern and the claim was still denied. I will be reporting them to the BBB and Attorney General office for failure to provide services that they are charging customers for. My hope is that this company is shut down completely by the end of the year.

    This protection has proven to be ineffective and misleading for me. Although the policy implies that equipment will be repaired or replaced when it fails, in reality, no repairs were ever carried out. Instead, I was offered a nominal payout of $150–$200 for repair or replacement, citing the age of the equipment and depreciation, and that the repair exceeds the cost of the equipment, and you should also factor in that you already paid techincian $65, to tell you that it's better to replace. So at the end, you are left with nothing, even though I purchased a platinum plan. They cite article 8, which talks about depreciation, but they never disclose what method they use to depreciate equipment, which means anything more than 5 years will have very little value, but still not clear how they calculate $150 or $200 for individual equipment.

    This approach completely undermines the purpose of having protection. Older equipment is precisely what is more likely to fail, yet the policy appears designed to avoid meaningful coverage by relying on depreciation to justify token payments. At the same time, new equipment is already covered by the manufacturer’s warranty, making this insurance redundant for newer items and useless for older ones. The only window this protection may help is when the equipment is 3-4 years old.

    If the outcome is consistently a minimal payout rather than repair or replacement, then maintaining this insurance does not make financial sense. The coverage provides little real protection and fails to deliver the value it promises, and also, they do not have any transparent explanation (even though I asked 5 times) of how they calculate depreciation. I wish I knew this from the beginning, but unfortunately, the agent never focused on Article 8 and never provided information on how little will be reimbursed for equipment more than 5 years old. If you still decide to purchase it, discuss depreciation in more details, so you have better understanding what you are getting at the end.

    I purchased a multi-year package because this was the company my realtor used. This was a costly mistake. The customer service has been terrible. The contractors it uses are terrible. The wait time for service is unacceptable. But cash money is required for contractors if they actually make it to the home for the service call. This is not based on a couple of experiences. Over five years, I have had one positive experience with a contractor dispatched through Select Home Warranty.

    1 star because I cannot select zero. They have no service providers that are willing to work with them for garage doors or appliance repair. They will tell you that you can select your own service provider, however no service provider is willing to deal with Select Home Warranties, even if you schedule them. I made the mistake of selecting my own refrigerator technician, attempted repair was $350, that did not fix the issue, unit deemed unrepairable. SHW solution, a $175 check to cover the attempted repairs and replacement cost.

    0 stars for SHW!! I purchased this warranty up front for 5+ years. My first claim began in October, only to have a technician come out and basically tell me to read my owner's Manual and do it myself after paying the service fee. I was extremely disappointed, so asked for a different technician. A part was ordered, and my appliance was never fixed properly. After several attempts to fix the issue, I had to buy a new appliance. Now SHW refuses to compensate me any money because the proper channels were not taken.

    After talking to about 20 different customer service reps that are all in a different country, mind you, and all stating they would “expedite my claim,” my appliance was never fixed. Not sure what else I could have done after 3 months of trying to get my appliance fixed. I DO NOT RECOMMEND ANYONE to purchase a warranty from Select Home Warranty, as they are not helpful nor accommodating. They constantly give you the runaround and their famous words are "We will get back to you in 24-48 hours" but they never do. I always had to call them back constantly. This company is a joke, and I wish I would have never purchased this warranty. Severely disappointed customer!

    I’m extremely disappointed with Select Home Warranty and feel obligated to warn other homeowners. After paying my premiums and trusting their advertised coverage, they refused to pay a legitimate furnace repair claim that cost $1,820. Their own technician confirmed the issue should have been covered, yet Select Home Warranty still denied it without a valid explanation.

    As per their Tech Support, as per Section 9.1.2 of their "contract": they do not by default cover LABOR costs on repairs. I spent 30 minutes on the phone with SELECT to confirm this. So, you pay a call out fee, and if there is an approved repair, they will provide the part and you generally need to pay for installation (in my specific case, $200 was requested to install a washing machine part). Do NOT go with this company, others are full service as you'd expect.

    I had a home warranty with this company. I needed an inside light in the ceiling repaired. I had to buy an additional policy for this to be covered. Then, they would not cover tracing to locate the problem. I had to pay out of pocket for the repair. I cancelled my policy. I was not given a receipt. The problem was resolved for $200 that I paid, not the warranty company.

    1. They falsely classified the repairs as maintenance issues. The maintenance is not covered under the contract.
    2. The offshore scheduling department barely speaks any English and it is not easy to communicate with them. You will waste a lot of time.
    3. The customer service has bad connections. There is no way to explain yourself. I asked to call back, she agreed to call in 15 min, but never did.
    4. The claim was closed without any discussion with me and without any communication.

    5. This is an absolute waste of my money signing the contract with Select Home Warranty.

    Notified company that Dryer was not heating. Sent a technician out. Technician indicated that dryer needed a part. Once part was obtained, technician indicated that Select did NOT want to pay for labor....only the part. When contacted Select Home Warranty, they indicated that Dryer repair was an "installation" and was not covered. They would only pay for the part. I informed them that this was a REPAIR and not an INSTALLATION. They refused to pay for the "repair" of the dryer, stating this was an installation. Would only pay for the part.     DO NOT USE THIS COMPANY! I purchased a 3 year subscription and when I called because the over the range microwave stopped working, no one called and after a week I called customer service. They would not send anyone out they said, "we will give you $95.00 to buy a new one or call someone to have it repaired". I explained I did not have someone which is why I had the policy, they said they would not send anyone out, I would have to find someone and pay for it myself, then I could submit the invoice and they would send me a check for $95.00.

    Then my landscape timer went out, I submitted a claim and no one ever called. Then a year later my disposal stopped working, there was water leaking somewhere so I wasn't sure if it was the disposal or a leak somewhere in the water lines. No call received so I called them, "We are not going to send anyone, but we will give you $75.00 after you fix it and submit the invoice to us showing you paid it". Again I stated, the reason I have the policy was for them to send a person out, they refused. I explained I was not sure if it was my disposal or if it stopped working because of the water, they refused to send a plumber.

    I have no put in a ticket for a water leak, I received a call but, I am not optimistic. This company takes your money and will not provide a service provider. They expect the customer to find the service provider, have the item fixed and then pay you pennies on the dollar, they are total and complete snake oil sales people. When I purchased the policy the person said, "we do not prorate, we always send a repair person". That was the biggest lie I have heard and to top it off, I paid big money on a fixed income. I think they must target senior citizens. This is 110% fraud, DON'T do business with them!!!

    Horrible experience with this company! We were told at sign up no contract and that they will send technician to take care of our appliances. We had washer that wasn’t spinning and this took over 2 weeks of SHW telling us their technicians were back up and that we can call our technician, We called 6 professionals in town and they all told us they can’t work with them as they don’t like to pay for services. We decided to end our contract: through emails and also phone calls which were recorded! They kept taking money from our accounts illegally. Our lawyer is contacting them on Monday.     I am submitting this complaint publicly for the benefit of potential customers, consumer protection agencies, and media outlets. My goal is to ensure other homeowners are aware of what I have experienced with Select Home Warranty, a company that has taken my money but provided no actual service in return. I paid for a full year of coverage up front, believing I was making a responsible choice to protect my home and appliances. Instead, I have received months of delays, unreturned calls, and zero resolution — while still being charged for a service I never received.

    📌 Timeline of Failure to Provide Service
    April: Claim filed for my high-end Monogram double oven
    June: First technician finally sent
    June–Present (almost December): Claim still unresolved — over 7 months later
    The technician identified one part that needed repair and replaced it, but determined a second panel also required replacement. At that point, Select Home Warranty refused to cover it — and then left my oven in pieces.

    Even worse, the contractor took the original panel with them, never returned it, and Select Home Warranty now claims they "cannot get in contact with the contractor," therefore they are unable to move forward with repairs at all.

    I am left with:
    • A hole in my wall
    • A missing oven panel
    • A completely non-functional appliance
    • No reimbursement, no repair, and no accountability
    Attempts to Cancel — Ignored
    I attempted to cancel my plan three separate times.
    No returned calls.
    No resolution.
    No refund.
    Only after multiple escalations did I reach a supervisor — who told me there was nothing they could do.

    This is more than bad service — this is a consumer protection issue.

    I want potential buyers to know exactly what they are paying for:

    ❗ Lack of communication
    ❗ Disassembled appliances left unrepaired
    ❗ Zero accountability

    As a new homeowner, how are you supposed to provide three years of maintenance records. I provided my home inspection from five months ago showing everything was working. The technician also said the system was not working because of age. Your policy states all items must work at time of contract and then you must have continued service on your items by a licensed professional. Which I will definitely do annually. But I’ve not had that opportunity because I’ve owned the house for five months. Why do you offer this policy to new homeowners if you do not plan on covering any of their items.     This is the worst company ever! Our legally binding contract says a technician will be contacted with 4 business days on a holiday week/weekend. I made a claim Sunday night and received an email Monday requesting I contact my own repair person, pay them then wait 30 days for reimbursement. I called and explained financially that wasn’t possible and that I needed them to make contact. They told me the technicians were backed up so I would need to call them next week to have the claim reviewed for dispatch since I was unwilling to contact someone myself. I repeated I was not unwilling that I wasn’t financially unable to.

    Representative responded with “I need you to pay attention”! I called back a day later and I was told because my payment was due today and hadn’t been paid they couldn’t talk to me, that if I wanted any information on my claims I had to pay for next months service! Horrible company forcing customers to keep policy while breaching contract!

    The worst service I've ever received. I requested service for my washing machine. The machine is making a tremendous noise that can be heard throughout the house, and it's also leaving black oil stains on my clothes. Now they're telling me that my insurance doesn't cover it because it doesn't cover loud noises, even though the technician they sent said it was a main Bering and that it was leaking oil. This is completely ridiculous. Don't waste your money with this company. I pay $75.00 for the technician on top of my monthly payment money wasted because now I have to buy a new washer.

    For your own sake, steer clear of Select Home Warranty. We bought the Platinum package and were told that all appliances would be covered. After two years of paying for this plan, we filed our first claim for a leak in our refrigerator. After two days of dealing with extremely poor customer service, a technician finally came out. We paid the $67 service fee, and the technician did nothing. A day and a half later, we received an email saying the claim was denied because the “dispenser” is not covered under the plan — even though our claim had nothing to do with the dispenser. After multiple calls to customer service, explaining that they misidentified the issue, we got nowhere.

    We’re now planning to cancel the policy and request a refund for the unused portion. Terrible customer service and a very disappointing experience. I would not recommend this company. I am not sure how Consumer affairs have so many positive reviews. I checked the google reviews and they are all confirm my experience. Poor customer service, claim denial, etc. I wish I would read it before signing the contract.

    Do Not, I repeat Do Not purchase a home warranty through this company. They pull you in with fast talking sales agents and do not completely explain the process of filing a claim. No I did not read all of the fine print (who really does?) before it was too late. 1st issue, they do not reimburse you fully on any replacement. Firstly, why should I have pay for the appliance then wait 30 days to get reimbursed? 2nd issue, when you call them out on it, they offer to get you more money in your reimbursement so you don't cancel and request a refund. Once you agree, you cant get out. you are trapped.

    I have been waiting for a reimbursement for a claim I filed on Sept. 24, 2025. It is now November 22, 2025. The first call I made, 30 days after the initial claim was filed, they told me they did not receive the signed acceptance of the reimbursement offer. Of course... I called again today to inquire as to the status and find out that the time it takes to process the claim is not 30 days, but 30 business days. Of course. Now the expected arrival date of my reimbursement check is now December 2nd, 2025... for a claim made on September 24, 2025.If there was a way to get out of this and get my $1600 paid in full membership back, I would take it in a heartbeat. If anyone out there knows of a way, please let me know.

    This is a scam company. I have worked with two other warranty companies who were amazing. Select never pays claims or at most pays less than the visit fee. They claim they can't find a technician and then make you pay the visit fee as checks get "lost" in the mail. Cancelling the policy takes months and when they do cancel they take anything they ever paid you, including those times they couldn't find a technician. They lie upon lie on what they will pay. I was promised 870 refund of a 1200 policy and got 200. Buyer beware. They are not accepted and even their own technicians warn for customers to stay away.

    I needed my furnace blower replaced. I submitted 3 years of maintenance records and receipts which they asked for. They denied the claim because the invoice was "invalid " the receipt had all the maintenance completed, the date, the cost, and is signed by the guy and says "PAID IN FULL." The fan motor had gone out in the unit, I made the claim, they sent someone out and I paid my deductible. The technician said the motor looks to have malfunctioned and he would be back with another part soon. The next day I get an email from Select Home Warranty that they are denying the claim because the motor failed due to lack of maintenance. They said I needed to pay the technician to clean the unit first. 1. This unit was cleaned in April and the claim was filed in November, so the unit was maintained. 2. Why would I ask them to clean a non-functioning unit? I really wish I had read all these reviews talking about Select denying claims for illegitimate reasons prior to purchasing. This company is predatory and an absolute joke!

    This company really sucks. It is a total scam. My central air wasn't cooling I put in a claim and they totally denied it the compressor rust out and lost freon so they said they don't cover freon lost even though the fault was a rusted out compressor. They denied my claim for my stand alone freezer. The door seal was ripped and they said that would of had to be a rider added on even though the contract says all parts covered excluding the closed system which is the freon. They offered me $25 to replace my microwave because they said to repair it would cost too much. They denied my claim to repair the ice maker in my refrigerator because it was not in the kitchen. It was in the garage.

    They offered me $75 to replace my washing machine because to repair it would be too expensive. They said it needed a new drum turned out to be a worn belt. Please do not do business with this scam company. They will rip you off and deny any claim or offer a ridiculous low amount to replace it. Stay away. Those articles that rate them good are lies.

    Select Home Warranty is trash. Why would I keep paying you guys and y'all never can find no one to work on your appliances or my roof. I've been asking since August for someone to come out to fix my leak but keep saying everyone is busy. So what am I paying you guys for and then I have to ask for the company name so I can call them. If I got to do all the legwork I don't need Select Home Warranty. Very unhappy with this company. I had to make another claim just last week because I called about my refrigerator.     I strongly urge consumers to be very cautious before buying a policy from Select Home Warranty. My experience felt misleading from the start. I was told on the sales call that my plumbing system was covered. No exclusions were mentioned. When I filed a claim for a shower water valve—a basic plumbing component—it was denied because they retroactively called it a “fixture,” something never disclosed during the sale.

When I finally reached customer service, the representative was rude, spoke over me, and pressured me not to cancel. It was impossible to get a supervisor or proper escalation.     I don't know where to start. First was the sales person who sold me by telling me about the sale they have if I pay for the whole year of coverage and, get two free months, I asked the salesmen what if I was not happy with your service at any time, he assured me that it will prorated and refunded to me. A) that was not the case. They charge you $75 to return and cancel your contract. 2nd, Technician was dispatched out for the repair at a cost of $75 upfront. After 10 min of looking at our refrigerator, we were told that the they will not fix our compressor because the part was under warranty, Which he was wrong, after 30 days of going back-and-forth and being on the phone for hours on each call to HSW all I got was the runaround. I felt they were avoiding to fix my refrigerator at all cost do to the High cost of repair that it need it.

    They made me call A Samsung technician and pay them $140 to confirm the the part was not covered under warranty. When I provided Samsung part# that was giving to me by their technician. I was told that warranty didn't' cover part. My verbal conversation with Samsung was not good enough for them. They request me to send them the Samsung report to confirm. Then I was told to fix the issue and pay Samsung to repair refrigerator at cost of $1159.00 and they will decide later if they want to reimburse me portion of the cost. But won't tell me the amount they are willing to reimburse.

    I took me three different phone calls all taking over 30 min to cancel my warranty. They kept offering me coupons for Home depot and Best buy to stay with them. Finally I got into yelling match at the last person to cancel my warranty. I would not recommend this to anyone. I was finally threatened at the end my call that I would be charged $75 to cancel and it would take 6-8 weeks to get check back,

    DO NOT contract SELECT - they send contractors that often you cannot find independently so as to check quality/reviews. I currently have a Claim open and they are only approving a part (how the technical knows what part is needed I don't know because he never opened the washing machine to see the problem) and now SELECT has approved a part but not $200 in labor... How can using SELECT for repairing a washing machine that has never had any issues cost me $200 in labor AND the service call-out fee? SEPARATELY they overcharged me for my contract, so I had to waste time showing them such as refund finally came. I used other Home Warranty co.s in the past, but switch as SELECT had a good name.     Please listen to the other bad reviews for this company. They are running a scam. They will find any reason, wording in their contract not to cover any appliance. For an example, my water heater was leaking water from the bottom or a value which I saw the leak. Denied coverage because they don't cover leaks. This is laughable because the policy says it covers components. Why was it leaking? Because of the components of the tank! An inspector said so!

    They are operating not in good faith. It's all a scam. You've been warned! Forget the positive reviews. Forget any positive reviews. They are scamming people. Again. You've been warned. PS.     First and foremost, their sales department is dishonest. I had American Home Shield, which allowed me to double up on "like" claims and pay only one deductible. When I asked the sales person at Select if I could do the same, they assured me that it was possible. However, I later discovered that it was not, after I had already paid the premium.

    Despite making multiple plumbing and electrical claims, they never provided an electrician or plumber. Instead, they told me that I could hire my own technician, but they had to call the dispatcher to get approval to fix the issue. My technician spent 30 minutes on the phone waiting for approval for a stopped-up sink, which was a plumbing problem! I had even paid extra for plumbing fixtures, but they refused to cover anything.

    As a result, I was out $100 for the show-up fee and another $53 for their time on the phone. I was not reimbursed for any of this. I started filing claims on anything that needed attention just to see if they would ever provide a technician, but they never did. They always told me that they couldn’t get anyone and that I was free to hire my own tech. I told them several times that I didn’t want to hire my own tech because none of the people I called wanted to bother calling the dispatcher for clearance to fix the issue. They simply don’t have the time or desire to deal with these home warranty companies.

    Select does this to make it harder on customers and reduce their claim payouts. I can go on and on about the problems I’ve had with them, but I’ve saved all the proof, including the calls I’ve made, the supervisors I’ve spoken to, and the outcomes. The same thing happens every time. This company appears to be a scam in my opinion. I never had that issue with American Home Shield. They weren't perfect but they eventually too care of my covered items with their own technicians.

    My experience is horrible. I would not recommend this company to anyone. The salesman Jim ** is a liar who said what he needed to say to get me to buy a plan. In good faith I paid for three plans. Paid for them in full immediately. My first experience an AC goes out. I set up an appointment. Pay my deductible in good faith only to be told that the AC is not covered because the Freon leaked out on its own. Normal wear and tear. I immediate called to cancel my plans since this company does not work in good faith. Only intention is take peoples money and not cover items when they break by saying not covered under the plan.     Select Home Warranty has been one of the most disappointing warranty companies I’ve dealt with. Even their own assigned technician expressed frustration about how cheap the company is, mentioning that they are often encouraged to find reasons to deny claims if the repair costs are too high.     This is our 2 nd year with them. No claims the first year. This year, the top racks our dishwasher broke. Not covered. So how are we suppose to function with a broken rack in the dishwasher? Now, our furnace needs repair. We have a boiler and we had American Weathermakers look at it since they installed it. We need a new tank. Select Home is stating its condensation, so not covered. They sent the “air conditioner“ explanation that it’s not covered. We don’t even have central air! We have called and emailed several times. All they keep repeating is that it’s condensation and not covered. No one calls us back. We asked for a supervisor.

    Absolutely a scam. Stay as far away as possible, even if you got the policy for free. A 1-year home warranty policy was gifted by the realty company I worked with to purchase my new home. First time I called Select Home Warranty, I explained the knob on my dryer was broken and they found me a local appliance repair contractor. I paid the $125 service fee and my claim was rejected because one obscure clause of the policy states that dyer knobs are not covered. They knew my issue was with the knob to start with but still sent someone to my house and charged me.

    Second time I called, I needed help since my backflow wasn't shutting off. The representative explained I needed to pay a one-time fee of $249 to add on the Plumbing Fixtures coverage, which would cover valves. I did that. Within one hour, I received an email saying that my claim was denied because valves are not covered. They tried not to refund me the payment for the coverage add-on. I'm going to my bank next to report and appeal the charge, since they verbally told me the issue would be covered in order to make the sale and misled me without even letting me review the policy / coverage document. This was like my first encounter, except they up-sold me this time.

    I have had Select Home Warranty for 2 years. The warranty that I purchased was the Platinum Plan. I was assured by the sales representative that this was the best plan and basically covered everything so I chose a warranty period that extends till Jan 2030. So I bought the best plan they have and purchased it for a long time. I just made a claim this morning, nearly 2 years after purchasing the plan, for one of the units in my HVAC system. The issue was the failure of the TXV valve. My total cost to repair the unit will be $2,066.70. I went through the process. I submitted the claim with the diagnosis report from my service company. I spent about 30 minutes on the phone submitting the claim. I was told that the claim was submitted and that I needed to call back to their Authorization team with the technical representative from my service company.

    I went to my service companies head office and had their VP of Operations and myself contact the authorization department. We were on the phone for over an hour. they need all of the details about the claim, all of the information from the condensing unit as well as the air handler, they asked about the condition etc. etc. Was passed off to multiple people through this experience. Then was placed us hold while they determined the coverage I would receive. After a lengthy hold they came back and said the claim was rejected due to 9.1.2 in my contract. The rejection was that they do not cover valves. So a couple of things that made this experience very disappointing,

    1) the TXV valve in a heat pump is one of the critical parts and they do fail occasionally with a costly repair bill as I've just experienced. The sales rep could have flagged that up front rather than saying that everything would be covered.

    2) when I sent the diagnostic report into the claims department this AM they could have simply said we don't cover valves. This would have saved both me and the VP of Operations a lot of time.

    3) Be transparent, Alert your customers upfront of major components that you don't cover, The TXV valve is the heart of the heat pump, if it can't change from heating to cooling the system wont work, cut to the chase as soon as possible. You knew upfront that the issue was a valve and you could have told me on the phone first thing that this was not covered. That would have saved me a lot of time as well as the VP of Operations.

    So my message is Buyer Beware, this warranty company has a long list of things they don't cover. My experience could have been ok but was painful and disappointing due to the process you take your customers through. It felt like you were hoping that I'd give up before getting to the end.

    The entire claim process is a joke and is set up to delay or deny your claim. You have to have 3 years maintenance records on large appliances like HVAC to get a claim approved and even though the tech that they send out supplies them with information they then delay the entire process by asking you to also provide the model # and serial #. Every time information is provided to them it takes 24-48 hours for them to respond. So, it takes a minimum of two weeks to get anything done if you can provide them with everything they want which is not likely. Save your money and get things done on your own. The frustration alone is worth whatever extra money you may have to pay. Who can go two weeks without AC???

    This service seems good for the price. However, their customer service wait time is long. They deny claims, it takes 2 months to receive payment. Any repair requires authorization ... which is difficult because of the customer service wait times. I had a plumbing emergency. They were not responsive. I paid $650 out of pocket, they refused to cover. I threatened to cancel and they only then paid me $250...which took 30 days to receive.

    I’ve had one of the worst experiences with Select Home Warranty and want to warn other consumers before they fall into the same trap. I’ve tried using this company multiple times, and every single experience has been terrible. Here’s how it typically goes:

    Slow response time: It takes about 48 hours (2 business days) just for them to assign a technician. If you open a case on a Friday, don’t expect anything before Wednesday.

    Long wait for technician: Once a technician is assigned, it can take anywhere from 2 to 7 more days to actually get an appointment.

    Delayed diagnostics: The technician then submits diagnostics back to Select Home Warranty — another 2+ day delay (and only if you keep following up).

    Approval delay: After that, the company reviews the report before approving any repair. That’s another 2 or more days of waiting.

    Claim rejection: Finally, if the repair is expensive (like a water heater or refrigerator compressor), they’ll find a way to deny the claim.

    For example, I had a refrigerator I bought in 2018. When the compressor failed in October 2025, Select Home Warranty refused to cover it, claiming that Samsung has a 10-year warranty and that I needed to deal with Samsung directly. Essentially, they didn’t help at all.

    By the time you realize your claim is rejected (typically 13–15 days later), you’ve already been without your refrigerator or hot water — and you’re left on your own.

    💬 Bottom line: This company does everything possible to delay, deflect, and deny legitimate claims. It’s extremely frustrating and feels like a scam. Don’t waste your money on this so-called “home warranty.” You’ll be better off saving that money for real repairs when you need them.

    This is by far the worst home warranty company I’ve ever dealt with. Please read the policy very carefully before signing up with them. When you file a claim, they base the reimbursement on the depreciated value of the appliance, not the actual repair or replacement cost. For example, if your air conditioner is 10 years old, they might value it at around $400, and that’s the maximum you’ll receive— Usually as a small reimbursement rather than a repair. If you decide to cancel your policy, they’ll first deduct every penny they’ve ever paid toward your claims and then maybe send you the remaining balance by check within 30–45 days.

    This company is deceptive and untrustworthy. Save yourself the frustration and don’t waste your money with Select Home Warranty.     We used to have Fidelity National Home Warranty, and they were excellent — they replaced our pool’s salt generator (a $1,500 part) with no hassle. When that policy ended, Select Home Warranty talked us into switching. I made it very clear that pool equipment coverage was non-negotiable. They assured me that their pool add-on covered all equipment, just like our previous plan.

    Fast forward to now — our pool pump went out, and Select only approved $400 toward the repair. That’s nowhere near what they promised when they wanted our money. Their customer service is terrible, the reps give you the runaround, and the company hides behind fine print after selling you on false promises.

    Select Home Warranty is sneaky, misleading, and untrustworthy. I regret ever switching from Fidelity National. If you’re shopping for a home warranty, look into Fidelity National or American Home Shield instead — they actually stand by their word. If you too have been wronged by them please file a complaint with the Better Business Bureau.

    My washing machine was working before they sent a tech because the washer was not always draining. Once the guy got here he spent 5 minutes and ordered a part. We got the part and he put it in, but washer has not worked since. After 2 weeks of messing with their lousy customer service, they offered me $200 for a replacement.     I purchased and prepaid for a 5 year plan. This company has never provided the service I paid for. The first claim I submitted was for the A/C not working during 100 degree weather. They sent a technician out who took my $65 to diagnose, and then disappeared without doing anything. After 3 days I was told to find my own contractor to fix the issue.

    After that multiple claims were denied due to not being part of the contract. Most recently in July the A/C went out in 100 degree heat again. After 3 days of them not finding a technician, I was told I can find my own. I got a company out there the same day and that technician fixed the problem and I submitted the reimbursement claim to SHW. Over 2 months later they haven’t paid and are saying it’s denied since I didn’t get pre-approval. This company will look for any loophole to not pay out a claim. After almost 3 years I have never had a satisfactory response from this company.

    In March of 2025, I switched from my old home warranty company to Select...bad bad mistake, grass is not always greener on the other side, the policy cost me $457.00 (paid in full). In June my basement drain was backing up from water ran in the upstairs fosset. I called and filed a claim, and was told that no one could come out till three days later. I had five family member staying in my home at the time, and I stated to them that it was not acceptable. Then I was told that someone would be out the next day...which I thought "great". Upon arrival the next day, the plumber would not come up the stairs until I paid him $85.00. The person they sent was in between jobs and did not have the proper equipment to snake a basement drain, at that point the plumber then stated that he couldn't return for another two days.

    I was over it...I called the company, and was then told by someone named Moe (ext.2442) dispute and claims department, that I could call someone out and they would reimburse me for the charges. I was able to get a plumber out the same day to unstop the drain, which cost me $280.00. I submitted the claim twice, the second time I got an email stating that I would not be reimbursed because it was not normal wear and tear. I then called to discuss the matter...but it was pointless. I then canceled the policy, in which I was told that I would receive $125.00 of my money from the policy...however, they never sent it. It's a shame that there is no one to protect customers from companies like this, and their reviews has to be generated because there's no way someone gave them a 5 star...they are crooks.

    My request via phone call Oct 21, 2025 was answered by, what must be, a knowledgeable representative in customer loyalty dept. The request was to cancel my policy. The representative, (Thomas) was difficult to understand. I stated multiple times that I could not understand him. I asked him to please speak slowly. He would repeat his statement and about 6-8 words later would revert to his 'regular' fast speech pattern. It was frustrating for me to try to decipher his statements. I asked multiple times to please cancel my policy. I gave all necessary info. He continued to try and convince me how great the policy was, how I could benefit by keeping it, etc. etc.

    I continued my request to cancel. He continued to try to convince me to keep it. He finally agreed to send an email negating the reasons I had stated for cancelling the policy. I stated that item # 9.1.2 had requirements of which I can't comply. He stated his email will explain that that item won’t be applicable with the Platinum Care policy I have. I will read his email but I’m not trusting this.

    In short: a complete rip-off. I had two claims with Select Home Warranty, and both were a disaster. Claim #1: Refrigerator drawer filling with water. A technician came out, took my $75 service fee, and vanished. I never heard from him again. I called Select Home multiple times, and they kept telling me to contact the company that sent the tech. That company never answered their phone. Months later, I was told the part needed was unavailable. Their solution? Offer me $50—if I could prove I bought a new fridge or made the repairs myself. I asked them to send me a list of companies that sell refrigerators for $50. That amount wouldn’t even cover the original service fee. I would’ve been better off without the warranty and putting that money toward a new refrigerator. Instead, I was out of money and out of a fridge.

    Claim #2: Leaky kitchen faucet. Even though I had plumbing coverage, I was told faucets weren’t included unless I added extra coverage to my plan. That was the final straw. I called to cancel on 10/21 and was told it would cost me $150 to cancel—and I wouldn’t get a refund, even though my policy ran through March 2nd. This company should be shut down for misleading customers and taking their money.

    The first time I tried to get service from Select Home WARRANTY I was told they didn't have one in my area to help and should find my own electric repair. 2nd time waiting now 6 days and no electricity. Must wait 2 days for SHW to find someone. If I get electric must be app which won't happen till Monday. Will be out of electricity then for over 1 week. What did I pay hundreds of $ for.     This is BY FAR the worst warranty company there is. If you can get them to send a repair technician out and that’s a big if, they get the most inferior technicians available. On just one repair I requested for a dryer, they tried to get 4 different companies to come out to repair. They never showed even after waiting days that they were each scheduled for. I ended up getting my own repair company to come out the next day. They fixed dryer on the spot. Select never reimbursed me for the repairs that I paid for. This is just one example of many problems I have had with them. I was also told I would receive replacement on a weekly basis. 31/2 months later I have yet to receive anything. Please inform all DO NOT GET THIS COMPANY!!!

    We are not happy. We purchased a policy on August 14, 2025 and was charged for six years. Your sales rep. Kyle ** said there was a 30 day period before claims would be honored. Our microwave quit working on Oct 7th and we filed a claim with Select Home. They told us to have a repairman come give us an estimate. We did so and now Select Home said they would not honor the claim because the policy wasn't dated until Sept 13th. However our credit card was charged on August 15th for the full amount for the six year coverage! We are very unhappy with Select Home Warranty and will hopefully cancel and get our money back! We WILL NOT recommend this company to our friends or family!

    No joke: this is one of the least consumer-friendly companies I've ever tried to work with. Long story short: Kitchen drain clogged more than 25' from the house. They first assigned it to a guy who is out of town all week. When that was discovered, they spent a hot minute trying to find another and then punted to me to find a plumber myself. I did so in a matter of minutes, and when he arrived and told me the price ($200) I told him to do it because, regardless of Select Home Warranty, we needed our drain cleared. Then SHW insisted on talking with the plumber that I hired to work for me. Nope. I sent the invoice, and I expect it to be paid in full, since they did nothing to affect this repair. I wasn't about to let them try to negotiate with my plumber.

    We've worked with other home warranty companies, and none are perfect, but these guys are the worst by miles and miles. When we signed up, I called because I wanted a company with local service people, and I was assured that they have plenty of locals here. Evidently, that was a terminological inexactitude. It's all on me, though. All I needed to do was read their Google reviews - their 1.1-star average. Never skip that step again. I would upload my receipt but all that shows is I had plumbing work done.

    We filed a claim. It took several days before Select Home Warranty got back with us. They could not find a technician and told us to find one. Then Select called and said if the dollar amount was below a certain amount, for us to go ahead and have the repairs done, which we did. Once the repairs were completed, we sent Select the receipt as requested. Select then denied our claim saying we weren't authorized to have the repairs done. Such bullshit. This company is a scam. Stay away from them!

    Three months have passed without a refrigerator. We have been trying to get our fridge fixed for the past several months. The first inspector scheduled to come didn’t show up. The second inspector informed us that they do not repair this type of refrigerator. The third inspector was scheduled, but SHW canceled the appointment. Fortunately, this is a vacation house. After the evaluation is complete, SHW will only cover up to $500 for the refrigerator repair, and we will have to pay the remaining balance out of pocket.

    Do not buy this warranties! No, do not give them the benefit of the doubt!!! I did, and got burned! They are the works. They are a fraud!!! It's like calling a Boiler Room with a bunch of fraudsters manipulating the callers and passing people on to the next rep for hours until you finally decide to hang up. They WILL find a way to manipulate the description of your claim to not pay it. My AC Internal unit motor shorted-out because of wear and tear, and they claimed it was caused by an external electrical issue and would not pay. They they send me the warranty terms and conditions (which were never provided at the time warranty was sold to me) explaining what kind of events were not covered! As for a copy before you buy! I guarantee you you will not buy it!!!! It's a FRAUD!!!! These guys are a FRAUD!!!! They need to be put out of business!!! FRAUD FRAUD FRAUD FRAUD FRAUD!!!

    I paid for a three year contract and I'm up for renewal when my washing machine breaks. I called select home warranty. Put in an original claim. I got an email back to select three appointment slots. I chose appointment slots, never got confirmation of the appointments and no one ever showed up. I tried the phone number for the repair company that was provided by select home warranty and it was disconnected. I called Select home warranty 4 times now and they keep saying they'll resend the dispatch department to connect with a new repair company.

    Finally, today I ask, do you see that I've called several times now, what do the notes say the dispatch department contacted the same repair company and the repair company said that they were going to contact me directly for setting up a time for repair. In fifteen days that still hasn't happened. Yet again I call select warranty and they're gonna refer me to the dispatch department and tell them I don't want the same repair company. I will not be renewing.

    THE WORST COMPANY!!!! Roman **, one of the sales agent, called few times to get the warranty, everything was just lies. I signed the agreement in mid July, I was told that I had 30 days waiting period to put a claim. End of August the refrigerator broke, I paid $ 75 dollars for the visit. They won't replace it, neither repair because the 30 days waiting period started in mid August!!! Oh wait, first payment was pulled from my account in mid July and won't have any cover until mid September. Garbage disposal broke, will reimburse me only $ 75. A Garbage disposal cost about $120, means that I have to cover the difference between $ 75 and $ 120 and paid a plumber to install it.

    Stay as far away from this company as you can - they are extremely dishonest, and if you make the mistake of signing up under their promise of a no-hassle, 30-day cancellation policy, you will live to regret it. I signed up for a one-year policy late yesterday, but after thoroughly checking their BBB rating and other reviews, as well as having the chance to read their coverage agreement, which is full of loopholes which allow them to limit/deny coverage, I elected to cancel my policy this morning.

    I spent 45 minutes on the phone with two different reps and neither would cancel the policy. The second one claims he canceled it, but refused to send any email documenting it and my policy remains active on their website (i.e., I can still file a new claim so it's clearly not canceled). The sales rep lied about the coverage when I specifically asked if they would dispatch techs immediately 24/7/365 during emergency circumstances. Reviews and the policy itself show that you can FILE a claim 24/7/365, but they take days/weeks/months to actually dispatch a tech and fix your issues.

    Another way in which they're dishonest is that today, as I tried to cancel the policy, they filed DOZENS of false claims against my policy to give the appearance that I had filed claims. I'm telling you, they are a scam in every way possible. I have reported them to BBB and the Attorney Generals in both my state and their home state of New Jersey. There's a reason this company is so cheap - they are a total and complete scam.

    Face value the company seams easy to work with. Expect to get scammed with every little detail. Paid over $3000 for the premium package thinking I would have to deal with less minor details. Living room fan broke, called select to have it repaired. After five calls back and forth with a foreign call center, they don’t have any local repair contractors and are only willing to reimburse $40. Their justification is that they can only reimburse a deducted value of the fan without know what model/make/ or original value of the fan. If you have any question that is not on their script of answers don’t expect any results. They are hoping you take the “hush” money and keep moving. Spend your money else where.

    Absolutely the worst home warranty service provider, They do everything possible to not pay out and the Local service repairmen are in the CON as well. As they write up the repair and ensure that is is not covered, so they do not only get the 65 service fee but get the 600-1000$ up cost to fix your system. It is sad that you have to trust them and they are thieves. I paid for 3 years up front because I thought it would be a deal. So WRONG, I then tried to cancel my membership and they said their is a cancellation fee and would not give me back any of my money as I still have 2 years left on the contract.     If I could give them a negative number I would. Absolutely horrible and the biggest scam ever. I had SELECT Home Warranty for 2 years. Made 5 or 6 claims and all were denied for various reasons. For instance a claim on my HVAC - they denied stating it was a ground fault issue yet no one ever even came to look at my HVAC then when I called them out on that, they claimed it was a maintenance issue even though the A/C has had preventative maintenance every year! The last claim was for the key pad for my garage door opener.

    They claimed the keypad was not covered and was listed as optional coverage that could be taken but the keypad was installed with the garage door opener and it serves no other purpose other than to open/close the garage door and it cannot work alone to do anything. I read and re-read the policy looking for keypad exclusions or optional coverage and found nothing. Do not buy this warranty, it is a scam. You’re better off saving the money and hiring your own person to repair whatever goes wrong as it will be less frustrating. Oh - they did send a plumber out to repair a leak one time - their preferred service provider. They declined to cover the leak, I ended up paying him separately, he way overcharged me and did not fix the issue. Buyer Beware - don’t walk - run from Select Home Warranty.

    I have a brand new home and I got the warranty package that I paid upfront $500, just to use it for the first time for my washer, and for them to tell me because it wasn’t normal wear and tear that it's not covered. It wouldn't be normal wear and tear because the house is new.. That shouldn’t matter especially if I've paid for the warranty already, if that was the case then …. That should have been stated when the warranty purchased. Furthermore the year built (2024) with the house should have been been a red flag but they still took my money. SWH is false advertising policies that's clearly not for new appliances, what's the point of the warranty? I want a refund for my policy… for services not rendered.
