You can check rates for purchase loans on Carrington Mortgage Services’ website. From the home page, click “Purchase” and select that you’re not an existing customer. Once you answer questions about the home's purchase price, the property's ZIP code, your down payment amount, your income and your credit score, Carrington shows you loans you may qualify for along with interest rates and annual percentage rates (APRs).

CMS offers both fixed- and adjustable-rate loans. Adjustable-rate mortgages (ARMs) have an introductory fixed-rate period that typically lasts five, seven or 10 years before the rate changes on a regular basis. An ARM could be a good choice if you want a lower rate to start or plan to either refinance or sell your home before the rate adjusts.

According to data provided under the Home Mortgage Disclosure Act, Carrington’s average home purchase rate from 2019 to 2021 was slightly higher than the national average. In 2021, its average home purchase rate was 0.75% higher than the national average.

Application process

You can start the application process with Carrington Mortgage Services online by calling to speak with a loan officer. Be ready to answer questions about your income, assets and debts; the company uses this information to pre-qualify you for a loan.

During the application process, you’ll need to submit specific financial documents, such as W-2s, pay stubs, bank statements and previous years’ tax returns, to your loan officer.

Carrington Mortgage Services offers a variety of loan products, including:

The company also offers a loan option called Carrington Flexible Advantage, which it says is ideal for those with low credit scores or high debt-to-income ratios, those who are self-employed or don’t track income traditionally, or those with a recent credit event, like a foreclosure or bankruptcy.

Carrington also has a Flexible Advantage Plus loan for those who have lower credit scores but are current on their debts, and a Prime Advantage loan for those with a credit score of at least 660 who don’t qualify for a conventional or government-backed mortgage.

Fixed-rate loans come in 15-year or 30-year terms. ARMs are available as 5/1, 7/1 or 10/1 loans. (A 5/1 ARM means the borrower will have a fixed interest rate for five years, then the interest rate will adjust every year after.)

In 2021, CMS reported 11,272 home purchase applications; it closed on 6,243 home purchase loans (55%). About 12% of these home purchase applications were denied.

Refinancing

You can refinance with Carrington to pull cash out of your home's equity or change your rate or term. The company offers both conventional and government-backed refinance loans.

The majority of the mortgages Carrington Mortgage Services originated from 2019 to 2021 were for refinancing. In 2021, about 83% were for rate-and-term refinances and cash-out refinances combined. Only about 17% of its loans in 2021 were for home purchases.

Requirements

Carrington Mortgage Services provides general borrower requirements by loan type. For conventional loans, Carrington requires a credit score of at least 620 and a down payment of 20% or more. It does offer Home Possible loans that require as little as 3% down.

If you’re applying for an FHA or VA loan with Carrington, you need a credit score of at least 500. FHA loans require as little as 3.5% down, while the other government-backed loans don’t require money down.

Carrington’s Advantage loans permit credit scores down to 550 and allow you to qualify even with negative credit events.

Cost and fees

Carrington Mortgage Services discloses some, but not all, fees online. Many of the fees you pay for your loan depend on the loan type, the loan amount, your down payment amount, where the property is located and other factors.

You’ll receive an estimate of closing costs and other fees after you apply for a loan from Carrington, but you can also ask a loan officer at the time you apply. At least three days before the closing, CMS will give you a finalized list of closing costs in a document called a Closing Disclosure.

    I completed a cash out refinance about a month ago. I was supposed to receive a $1700 check. The check was written out wrong and has no value. I have contacted my Loan Officer and Loan Processor. I have supplied all documents needed whenever I was asked. They have done nothing but give me excuses and I still do not have a valid check. Never deal with this company. The customer service is horrible a rude and once they have your business they are unwilling to help.

    They are by far the worst Lending Company I have ever dealt with. My original loan was with Bank of America and sold to Carrington. They are a bunch of liars and unscrupulous crooks. They are all about making an extra buck and taking advantage of their customers in every way they can including things that are illegal, including hidden charges and harassment. Stay away from this lending agency.

      Spoke to Kara **. She acted like she want to bothered when I was asking for help with loan enquiry. Spoke to Chris. He took down the wrong info. Had my name with some else's SS # so Loreen couldn't even find until she did a deep search for. Never got another call back after the 2nd one. So we are done with this place. Maybe they only deal with people whose scores are 850 or more. Who knows!!!

      Our loan was with PennyMac and they sold it to Carrington. Carrington does NOT follow the industry standard. With PennyMac we sent in double payments EACH and EVERY month the extra went directly to principal. We sent in our first payment to Carrington (after we called them to verify they would put extra directly to principal) well, they did NOT, they put it to the the first and second payment. When we called them they stated for them to do what we want, we have to give them access to our bank, we stated NO, that is not what you originally stated. This company is a predatory company, pure and simple.

      My mortgage was transferred to Carrington, and since the transfer I’ve received repeated refinance solicitations by phone and email. I have asked multiple times—both by email and by phone—to be removed from all marketing communications, and I have clearly explained to their representatives that I will not refinance my loan with Carrington. Despite those requests, the contacts continue, often multiple times per day, and frequently from different sales representatives or managers. Because I have a VA loan, the outreach seems targeted around refinancing. At this point, it feels like ongoing harassment rather than normal customer communication.

      My Bank of America mortgage was sold to them, and it was a horrific experience. They were unresponsive to my requests to simply update my mailing address. Every call was a complete restart of the conversation as if they didn't take notes, and it was inconvenient in every way possible. I ended up dropping Bank of America, who told me I was a great customer, and sold the home and paid this off. If you need good customer service, this is not the place I'd recommend.

      I hate Chase sold my loan to CMS! They have been a pain to deal with since they took over my loan. I recently went through a rough patch and was trying to catch my payments up and I stressed to them I'm trying to send what I have in to them. They never would accept my payments and then their policy changed on October 1 and the representative didn't tell me so I had to mail 4 payments in at once. So I did what I was told. Now they haven't even gotten the payments from the P. O. Box. I think they want me to lose my home and I just have 10 years left.

      Customer service has been minimal and confusing since our loan was transferred to Carrington. Items such as inconsistent amounts due on the app versus in the printed statement, as well as inaccurate escrow analysis and non transparent information when trying to get us to refinance with them have given us a negative impression. We are looking forward to refinancing with our original lender.

      Horrible company! Not Veteran friendly and I would not recommend to anyone. My loan was recently transferred to this company and after 45 minutes and speaking with several customer service representatives no one could tell me how my monthly payment went from 1894$ to 3000$. Additionally, the unprofessionalism, lack of experience, and inability to answer my inquiries was extremely alarming.
