Extra Space Storage, in my case in Allen Texas, is an unethical company to do business with. They advertise really low initial rates for their self-storage units but after you move in they will double the price in short order. Do not fall for it. I rented two 10x8 units for about $68 each per month and after two months I was informed they will now be $125 each. Bait and switch.

Extra Space Storage in ORLANDO FACILITY, 7360 Sand Lake Rd, Orlando, FL, 32819 offers an attractive low monthly fee, which initially seems like a good deal. For 10x10, it was Rent ($92.00) + Insurance ($12.00) + Tax ($5.76) = $109.76. After 4 months, the price skyrocketed to Rent ($162.00) + Insurance ($12.00) + Tax ($9.96) = $183.96, which is a bait-and-switch tactic. DO NOT USE THIS COMPANY!!!! Unless you can move your stuff to another space or location every 3-4 months... I should have read this company's review before jumping in to use this company.

Recently signed up at Extra Space Storage on Hartford Ave. in Johnston, RI. 4 months into my rental, I was hit with a 33% INCREASE! THIS AMOUNTED TO OVER $100 EXTRA DOLLARS A MONTH. THIS IS OBSCENE AND TOTAL RIP OFF. DO NOT RENT FROM THEM!

I went and rent Extra Space Storage and they locked my unit after I paid almost 400 for first month and they have 1 free month. But not for me. But they told me when I was start renting that promotion. They were lying to me and I'm losing all my stuff.

While their staff have been mostly helpful, it is not a business to do long term business with. Every other month they will raise your prices. This isn't a company that rewards you for being a customer for the long term. Store Elsewhere. I just found out today that there are class action lawsuits against them for Bait and switch, and price gouging. My best advice would be to store elsewhere.

The manager the guy with a hat and has a black beard and mustache he was very helpful. He was very nice and he did everything he could to help me but unfortunately I had to move out of there cuz the place was infested with cockroaches everywhere. But the manager guy I want to thank him cuz it wasn't for him I wouldn't have gotten help that I got and thank you so much.

Extra Space Storage in Edgewater, NJ should be ashamed! I've been a customer for 3 years. The first time, they honored the original rate, and less than 6 months later, upped the rate by 50%. I looked online and found a "special" so, I emptied old unit and got new rate. Now LESS than 1 month later, they want to up my rate by 53% "due to changes in market conditions" REALLY???? 53%? Why aren't these guys being monitored and fined for this atrocious abuse to customers? Do yourselves a favor and put your things in storage is a place you can trust!

Signed up in January, rent increased from $52 to $152, a 300% increase, in April, but due to time constraints, I continued with the rental. In September, they increased the rent again to $213. But if think that’s bad, just found out their surveillance system is only set up for exits and entrance, and I learned that after my unit was broken into and half my property gone. $3000 + loss, did not take their insurance, therefore I had to call in the police, who never showed up to do the report. A living nightmare. Time to call my lawyer!

I’ve been with them for 5 years loyal. All the sudden I get a lien notice! My bill went from 77$ to 299$. Never have I ever been given a discount or anything and this is how you treat your loyal customers! I paid timely and everything!! I will never recommend this company to anyone!

I moved in to an Extra Space Storage unit nine months ago. I was notified yesterday my rent is going up from $198/month to $278/month. That’s a 71% increase after just nine months. If I had known this would happen, I would’ve never moved in.

If I could give Extra Space Storage zero stars, I would. I'm a healthcare provider, & stored my things with Extra Space Storage in NJ during the COVID-19 pandemic, because I was deployed to several intensive care units across the country. I live in NM, but my closest family lives in NJ. I could not anticipate surviving as a healthcare worker, so I stored my items where my family could get to them, in case something happened to me. Never in a million years could I have imagined this horrific outcome with this company.
I returned to NJ in June of 2023 to move out of the unit, & discovered the entire contents of my storage unit flooded, & covered in rodent feces & urine. I was told by the manager Bryce that their facility was damaged by Hurricane Ida, & a rodent infestation from a construction project in the adjacent building that my unit happened to share a wall with. The movers I hired that day to move me from the 10' x 23' unit into separate smaller units refused to continue when they discovered everything covered in rodent feces, urine, & mold. Rodent droppings carry the deadly Hantavirus, & it is both hazardous & dangerous to disturb/cause the virus to become aerosolized.
The local mgr Bryce still insisted that I either sign over all of my storage contents to them, or come back into the unit to get items that I want, & leave the rest. He insisted that I return to NJ in eight weeks, & vacate the unit. Sounds favorable until you consider the health hazard of aerosolizing Hantavirus; & also consider I am not local, & must plan for travel to NJ again after my recent trip in June. I requested Extra Space refund the months that I continued to pay after they were aware that their facility was flooded & rodent infested from a construction project; & that they bring in a professional company to move all of the contents into open air in the parking lot, since I was not notified in a timely manner to recoup my losses through FEMA. Doing so would allow me a greater degree of safety, to sort through & get the critical items that I need; & see what, if anything, can be salvaged.
I reported the facility to the local health department, & they are under monitoring for improvements in their pest control. They were made to contract with a new pest control vendor, set fresh traps with fresh bait, & agree to maintain an appropriate regular bait & trap reset schedule. Bryce told me that customers whose units were impacted by Hurricane Ida should've received an email to file for federal compensatory damages through FEMA, who provided coverage for the losses/items damaged by the Hurricane. I never received an email.
When I asked Bryce to forward the original email to me, he stated the IT department told him it was erased from their servers. I asked to speak with the district mgr. Without ever seeing the damages, the asst DM in Chatham, NJ, Dasia (sp?) told me she doesn't believe the damages are bad, & she then directed me to vacate the unit in 14 days, without regard for the dangers of Hantavirus becoming airborne inside the 10' x 23' unit. My next course of action was to attempt to speak with someone at the corporate level about my concerns regarding the hazard/danger that their resolutions posed.
Over the course of several months, I made a total of 9 or 10 calls, with promises for a return in 48 hours. Those return calls from neither the District Manager Hilda, nor the Corporate Operations Coordinator - save for one call from DM HIlda who just left a message for me to call back (which I did, and she didn't return my return call) - never came. Instead, on September 7th, they foreclosed on the unit, and placed it under a lien. I called the corporate hotline on 9/18/23, about that aggressive decision. The reps said, verbatim, "You've spoken with a district manager & a Corporate Operations Coordinator. Their resolutions were unfavorable to you, so we are backing their decision, & won't escalate this matter." I never spoke to DM Hilda, nor the Corporate Operations Coordinator, and they are now demanding I pay them more $.

I have been a loyal customer of ExtraSpace Storage over the years, not only for my personal storage needs, but I've also referred others to them. However, my latest experience has been very disappointing. I rented a unit in May 2023 at $104 monthly and my September 2023 payment was increased by nearly 100% to $203 without any notice whatsoever! When I reached out upon this increase, I was informed that a postcard was sent out, yet I never received one.. I'm wondering, in this day and age, why wasn't an email or text sent which is the typical mode of communication these days for most businesses including ExtraSpace!?! It seems convenient and rather shady how this was handled. I feel grossly devalued as a customer and will no longer patronize this company or refer others. I would encourage anyone reading this not to patronize them as well, as you too can be taken advantage of as I was.

The storage unit I rented for $289 a month was rat infested and ruined or soiled with feces and urine and chewing. Extra space did not stand behind facility. If no insurance purchased then out of luck.

I initially sought out additional storage space for the month of June but ended up securing a lease a week earlier due to their inability to accommodate a later date. At that time, I was assured that any potential rate adjustments in the near future would be minimal, as I contemplated signing a longer-term lease. However, to my surprise, by September, my bank alerted me to a significant +66% increase in charges on my card without prior notification or consent.
In my attempt to reach out to them via their website, I encountered no response. After an hour of waiting, I decided to contact the local branch office directly, only to be informed that their “corporate office sent out a postcard” as their sole form of notice to customers. It's perplexing to me why they would assume that +66% hike in rent would be acceptable without consent. It’s also puzzling why they would assume one postcard would be an acceptable form of communication, especially when implementing such a substantial price increase within a short span of a few months. This lack of transparency raises concerns about the intent behind these excessive and unethical rate hikes.

The entire area was flooded due to drains on the property being clogged. Extra Space purchased this property two months ago without doing any due diligence. People lost just about everything because there was 4 feet of water in the units. They could care less! Stay away. Oh, and they raised their rates astronomically too. The place is a dump!!

I've rented a unit here for almost a year now and about 2 weeks ago I got a email stating confirmation about successfully moving out but problem was I never moved out nor said I was gonna move so I tried to get in contact. Sucks them. Emailed a million times, called, left messages about what was going on, where was my belongings. Not did I once hear back. It's was the 21st when the email was sent to me. Didn't see it till the 24th. I finally just went down to the storage to try and talk to someone. I was becoming very worried. Everything I owned in there - my big flat screen, my laptop chrome book, speaker, 2 subs, Sony stereo, all my stuff. There's at least 5 grand worth of belongings. Luckily I have insurance so we will see but they have cameras all over. Need a code to get inside and even a code to get on the elevator so like how the ** did this happen and they get away with it so be careful. Get insurances. I know I will. They need to get better security for sure.

If I could leave 0 stars I would. My rent for a 5' x 5' unit started at $77 in Dec of 2021 and has since gone up to $119 dollars. Made my last payment on August 9th. And now for some shady reason my bill this month (5 weeks after last payment) is $450 and my unit is in auction status. I received no notice whatsoever about this until September 15th 2023 via email. That is more than 3 times what my original monthly rate was when I first became a customer. They are thieves plain and simple. Do not trust your property with this unethical company.

I had the smallest unit at 50$ a month and they tried to charge me for 36 days late an extra 160$ on a 100$ bill. That's insane. They don't care that you put your life valuables in there. They just want your money.

Buyer Beware. Bait N Switch. They don’t advertise the reasonable rate as a Move In Special. They bury the term in their lease, that they will review your rate in 4 months. They don’t point it out. I could have live with it if the increase was reasonable but they almost doubled it from $105 to $190 for at a 5x10!! That’s not reasonable. They say it’s based on the market & availability YET they offer this same price to new, unsuspecting customers to hook them in. So the market and availability did not affect these new customers? I’m moving my things out which will cost more money due to these valueless, greedy shysters. I wish I had looked them up here because it’s all true. I’ll be updated Yelp and making my way to Google. Extra Space is a total scam. If I could curse on here I'd use all the words multiple times. I was at a great storage facility $95/month. I got it in 2020. Extra Space bought them out - they also bought out my mom's and sister's storage space small companies as well. I now pay $229/month! My mom's? - $330! My sister's? $295! They're AWFUL for doing this. There is NO reason to jack them up that high. I don't want to hear any excuse of "oh inflation" and that ** - you don't raise your prices 100+%. Absolutely ridiculous.
I'm working on getting us 3 OUT - of all three. I'd rather have all my stuff sitting in my living room than rent a unit with this company. Aside from the price - even $220 is ridiculous for a 10x10 - to raise the prices like that - with no real notice, you just get a letter in the mail about the increase - is not a company I want to support. You guys suck, you're awful, you totally take advantage of people who are already struggling. Absolutely ridiculous. DO NOT RENT A UNIT WITH THEM. chances are though, wherever you do rent a unit - they'll probably buy them out and you'll see!

Have had a storage bin there for about a year and in that time my rent has more than doubled. I've been looking around for a new location and found several other Extra Space locations offering the same bin for half the price I'm paying now. I called their customer service wondering if another location would raise the rent every few months and was told basically yes. The rents are reviewed every three or four months so expect an increase every few months. The advertised rate is just to get you locked into a unit.

My first experience with Extra Space's greed was when I moved into a new, almost empty facility and 3 months later my bill was $65 more. Needless to say I vacated; only to have them take over the storage company I moved to (Life Storage). In the first month of the Extra Space takeover, my rent was increased by $70+ dollars! I am livid! But prepared to move again if I have to.

Started with $122 then $157 then now $182 then soon $237.
- Bait and switch pricing.
- No security, you will lose by technicality by something you forgot to read on the 6 page contract.
- Increases pricing with no facility improvements.
- Don't let the month to month sweet deal fool you because that's where they get you.
- Numerous attemps by unwelcomed individuals to break into the facility but no security or preventive actions done.
- No quick response after office hours.
The only thing they are ahead and good at is raising rent. Although they did not force me to rent a space in their facility it's just damn disappointing after I decided to store my property because I thought I got the best deal only to realize I got fooled in believing so. This place is not even a quality place and yet they claim it's the best, lures you in on a free first month which I did not receive and charges you so they put your name in the computer as a one time fee.. All the signs are there but why continue to rent. That's because in our desperate time in need to secure a storage this company made it seem it's the best place. Maybe it's just me, don't take my word for it. Try them. At least you have this experience of mine that warned you. Extra Space Storage at Bessemer street in Van nuys by the rail road across Target. They will quote you a low rate and then once you pay movers and move your stuff there. They will raise your monthly rate by like $70 knowing you won't want to pay movers to move your stuff again so you are stuck! It has happened to me and four close friends! Please be aware so you do not get trapped like I did.

This company uses the despicable practice (that should be illegal) of raising your rent every couple months, until you finally realize that you're paying 3-4 times what you were only a year or two ago. Meanwhile their stated prices on their website remain at your original price or even LOWER. They lure you in with an unrealistically low price, acting like it is their "retail" price, meanwhile there IS no retail price, there is simply "how high can we go before you cancel?" I don't recommend them at all, but if you do use them, make it a short use.

Disclaimer: This review is from my experience at the Dublin Blvd location. However this branch likely has similar practices from a business standpoint. Was a bit shocked to find out that my account was $70 behind and that my stuff was already auctioned all in one text message. The part I'm accountable for is that I didn't update an expired card on my account but the part I feel they're accountable for is not communicating this information to me using all available contact info in my profile.
It was a cool text to get but I'm glad they at least got in contact with the one method in my account they never tried until they sold my stuff and the sensitive information within. I'm very vulnerable to identity theft now because of this. I understand as a business this is the best case scenario for them but it sucks because this was easily preventable if they'd successfully contacted me. It was only $70 and they sold things that were priceless to me and my family to the lowest bidder. Just be sure that you're proactive in your communication because they will do the bare minimum legally required of them to contact you as that would cost them the opportunity to sell your valuables and family heirlooms for even a minor delinquency.

It's more of a question than a review. My keepsakes got stuck in elevator overnight. Antique chairs & radio, photos, some printed matter. I received message my property will be stored away til I come in to see site manager. The next morning I found my Ethan Allen chairs inside the dumpster. And the rest was already taken away by trash truck. He admitted to doing that saying he was allowed to do that. Yet he save some of the items inside the elevator utility closet. How are employees train to decide what heirlooms I deserve to keep and which are deemed trash and why won't anyone help me resolve this issue?

STAY AWAY FROM THIS COMPANY!! I rented a unit at this place on Route 9 in Clifton Park NY. Contract began March 2023. Paid my bills on time up to now. Spent very little time there since. Maybe two visits after paying men to move my belongings into the unit. Clean contents. Now they have sent my bill for July 2023. They are jacking me up 25%, yes 25%, for no reason at ALL!!! I call this a bait and switch, I call it immoral and disgusting and I am being nice because of the public audience. The employees on the front line are the best, but, Kenneth Woolley, it is disgraceful that you are allowing this to happen to me and others from what I am hearing!! Shame on you!! I rented a space from ExtraSpace Storage just 10 months ago. My initial payments were $104 per month. Three months after moving in I got hit with an increase to $118. Still, a fair price. Today, however, I receive an increase notice that my rent will now be $203 per month! An $85 per month increase! This is a blatant bait and switch racket and this company is shady and unethical. There needs to be legislation and litigation over this type of thing, it's reprehensible. If you plan on renting for more than a few months, you better go somewhere else. Avoid these scammers.

Rented a 5x5 at the Van Nuys, CA facility on Erwin St. in April for $74. Just got a notice stating "As a month to month rental provider, our rates are reviewed and adjusted on current market conditions" and consequently my rent is going up 75% to $125. Looked online and there is a similar unit being advertised for $69...pity the fool who rents that and gets a surprise in 4 months. Let me state that I REALLY like the facility...clean, easy drive-in access, close by. Others have stated this is indeed predatory and storage facility rents are not regulated so they can do whatever they want, however I usually like a little foreplay before getting screwed. Rent at your own risk.

I initially liked the Extra Space Storage with climate control & inside storage. I reserved it August 2022, the first 4 months the price was $55 (including mandatory insurance they have you purchase) for a 5x10 unit, then in December 2022, they raised the price to $83 for next 8 months, and now starting August 2023 the price jumped to $155. They mail a post card out to let you know, which you get with less than a 30 day notice (if it doesn't get lost in the mail). They do not notify you by email at all for the price hikes or why they jump. You can get online & reserve the same size for $70, so not sure why it's more than doubled in the last year! I would not rent from them unless it's only for a short period of time as they like to raise the rates on you!

Since Extra Space Storage took over the STORAGE ONE there are few break ins over 2 months of their company. My Rv trailer got ransacked two weeks ago and some guy unit. They stole almost everything my camping gears, life raft, life jackets, outdoor stuff, my Travel trailer all hook ups, my comforters, even toothbrush. To me there is no urgency with the manager on-site knowing that my Rv got ransacked, broke the whole dinette area to gain access inside from side compartment.
With all these things that was stolen there is no way they can hand carry everything. There should be a vehicle used, and that was supposed to be recorded through their surveillance cameras. I simply ask him if he see any suspicious activities in the camera and if he could find out who was the last vehicle recorded exiting the gate. But he is very unconcerned, not trying to help and other people that got break in into. He is super suspicious individual that could not will not give you any information and lack of involvement to the situation and careless.
I personally think that this manager that live onsite has something to do with all the break ins. There is no way these lowlife scumbags has an access to this gates storage. It’s an inside job. This storage company is a mess, it’s only been 2 months since they took over from Storage one and now every week there are break ins. Don’t use this company. Lack of concern, very inconsiderate of what happening, lack of accountability. Zero star ⭐️

UNETHICAL - Terrible Experience with Extra Space Storage in Corinth, TX after spending over $13,000 with them over several years, and NEVER being late on a payment. My sister and I have been a customer at Extra Space Storage for a staggering 7 years, and I cannot express the degree of how unethical they are. Over the course of my time there, I've paid a total exceeding $13,000 for their services, only to be met with the rudest goodbye ever. Not a thank you for being a customer for 7 years and giving us over $13,000, rather, "I’m sorry we didn’t see that you moved out yesterday and today was the deadline according to contract. Therefore we will still charge you for July."
Recently, I decided to move out and requested a prorated charge for the month of July since I moved out just three days after being billed. To my disbelief, Extra Space Storage refused to accommodate my request simply because they claimed they didn't witness me physically moving out. Today, it's June 27, and despite clearly expressing my intentions to vacate the storage unit, I am being billed for the entire month of July when I won't even be utilizing their services. This level of inflexibility and lack of customer understanding is simply unacceptable.
After being a loyal customer for such a lengthy period, I expected better treatment and basic fairness. Unfortunately, Extra Space Storage has proven that they prioritize their own profit over the satisfaction and loyalty of their customers. I strongly advise anyone considering using Extra Space Storage to think twice. Their policies and lack of willingness to address customer concerns make them an unreliable and unsatisfactory storage provider. Save yourself the frustration and financial burden, and seek out a company that values its customers and their needs.

Rented 10 x 10 storage unit for $69.00 a month and a month later received a rate change notice to $130.00 a month. Rip off. They still advertise 69.00 for a 10 x 10 unit. Very bad and inexperienced people working there. Crooks is a word that comes to mind! If I kept the unit I'd have to pay the 130. rate but if I move out and close it then I can get the 69. LOL What stupid people there!

BUYER BEWARE!!! Do not rent from this facility! They raised my monthly fees exactly $80 every 6-9 months over a two year period. After more than $240 in MONTHLY increases and them trying to add another $80 per month, I finally moved out to a much better and honest operator. Storage Facilities are not regulated so they have you trapped unless they bite the bullet and move all your stuff!!!

This company's specific location is clean and air-conditioned. Staff very nice. But then comes the bait and hook. They give you a very reasonable low price compared to others, but then a few months later they almost DOUBLE the price! Fast talking, lots of papers to sign. You're tired and you sign. Too bad...they gotcha.

However, after a couple of years, the price skyrocketed from around $150 to almost $400, which feels like a bait-and-switch tactic. The storage unit I was in was infested with mice, which has caused significant damage to stored belongings. We were also not allowed to use the on-site dumpsters for small amounts of trash, which is an inconvenience.
I found the branch manager and his sidekick to be unprofessional and immature, which was shocking to witness. As a customer, one would expect a certain level of respect and decorum from the employees, but that was not the case. As an employer myself, I find such behavior appalling. Overall, my experience at Extra Space Storage was terrible, and I am glad to be done with them. With so many storage options available, it's best to steer clear of this particular location.

Been a customer for 9 years. And over the years like others have mentioned the cost just kept going up, every 6 months. Although I was notified by mail 30 days in advance each time. But, what just happened this weekend is making me get my stuff out and never looking back. Went in on a Sunday to get some things out of my unit, only to find my lock was gone and one of theirs was in its place. Office not open on Sundays so had to wait until the next day. Called. Was told there was nothing in my file showing a new lock being put on, to come on in and they'll cut it off. Only after we get into my unit and see my cut lock sitting there, and my boxes opened did the manager tell me about the break-ins they had.
I was never notified my unit was broken into. Fortunately for me the only thing that looks like was taken was my foldable rolling cart. But, the fact that I was not notified that they had found my unit missing its lock and they put one on it is the most frustrating part. The only reason they still got 2 stars is the ease of use, and customer service when I've needed it (other than this issue) was really good.

We rented two indoor storage units for six months while moving to a new home. In the second month of our rental, we found raccoon paw prints on several boxes in the unit and reported it to the manager. At that time no damage apparent and we were told that Extra Space Storage would contact their pest control people to take care of the problem and thank us for letting them know. At the time of retrieving our items (four months later) we were notified by our moving company that several items in the rear of one 20-foot storage unit had been damaged by animal urine, feces, chewing & clawing. When the mover's delivered the damaged goods it was evident that animals had been living in our unit for some time due to the overwhelming number of bodily fluids and feces.
All items involved had to be discarded. We contacted Extra Space Storage, and they told us to file a claim. For two weeks I was given the wrong information to file a claim and then when I was finally able to file online, the insurance claim representative would not take our call. When we contacted Extra Space Storage, they told us our claim was being denied because of food in the unit. They provided a picture taken days after we left the unit with an empty small jar of decorating sugar. We told them we had no food of any kind in our unit. Our unit contained household items, some furniture and clothing. They are holding steadfast that they can deny the claim because of food in the unit.
Then the district manager told us to file a claim on our homeowner’s insurance (LOL). He also said that our claim would not be accepted by Extra Space Storage because damage items need to be reported at the facility and our pictures were taken at our new home when the moving company came. We wouldn't have a problem if Extra Space Storage had kept racoons from living on our stuff for months. Do not recommend and do not take the insurance offered, it's useless. We are confident we could win in small claims court, but the time and aggravation are not worth it at this time. They know we could win too. We also reported the insurance company to the state of NJ DOI. These are not little companies we are fighting. They are two corporations not taking responsibility for poor service.

Storage Express was purchased by Extra Space Storage in 2022 and I’ve had issue after issue with them since the merger. Today 4/7/23 I called the customer service line where I spoke with an associate name Rosa was extremely rude and unprofessional. I asked the agent to send me information pertaining to the rate increases, because I had not received anything. I had no communications indicating that in addition to the rent increase, that the monthly insurance was increasing, or that there were changes to the late fee, which doubled, and changes to the grace period. I informed the agent that the only communication that I received stated that my monthly rate was increasing, nothing more.
Rosa went on to say that the rental agreement was sent out via postal mail and email. She stated that whether I signed the agreement or, by continuing to rent with them means I agreed to the new terms. I told her, nonetheless, I need to see this information in writing because I never received it. She went on to say that I probably misplaced and it’s really not her problem if I didn’t receive it. When I told her that I was done speaking with her because she was rude, she continued on with her behavior, she even laughed when I told her she could get me a manager because I had nothing further to discuss with her.
If this is how Extra Space Storage treats their customers, I am happy to part ways. As a paying customer, I can’t believe they have associates who behave this way. I will do whatever it takes to rectify this situation. Legally binding someone to terms and agreements without their knowledge or signature seems quite unethical.

OK, they begged for reviews early. Begged. This is a bad sign. They do this so you review them before you experience their reprehensible business practices. They are amongst the worst in a very poor industry and try rip you off as soon as you get your stuff stored into the facility. Price increases are standard in this industry but THIS PLACE IS THE WORST I've seen in the last 10 years using many different storage companies in the Chicagoland area. At three months in, they sent me a note saying they were adjusting my rate up 87%. Normally 10-15% in this industry a year is isn't out of the ordinary. 87% is gouging their customers.
When presented with this and asking how one could justify this, they do the OLYMPIC back peddle and cut it instantly it to 42% increase. So, if you are a sucker or you don't know and understand the storage industry tricks people will get scammed into paying these extortion increases. They then proceeded to tell me that they would be adjusting it again in a few months and again at a year. This is just basically the old bait and switch. Teaser rates then once you move your stuff they figure you won't move it out again. Don't be sucked in by this company, shop around. There are plenty of much more reasonable storage companies who will raise your rates well above the rate of inflation and they will NEVER make any improvements to your facility or services but they will at least keep increases to 10-20%. This company is in business for one reason only, get your stuff and they charge you every last dime they can extort from you.

First time at this storage unit. I rented online that was convenient and efficient for my busy life. Got free month and free lock. BONUS! Was very impressed with the cleanliness of the establishment. They will raise your rent within a month, relying on the inconvenience of moving. Their managers are the worst when it comes to customer service, same thing with the district managers. They will harass you and threaten to terminate your contract, and when they do they will not give your proper notice per the contractual agreement. Overall horrible company, horrible management, take your money to a local storage company.

They gave me till certain date. They charged me $18 then I get an email they take out $56. Now I have to fight to get that money back. This is unfair consumer practicing acts. 2 months after moving in, they increased the rent, "by surprise", it did not occur to me when renting a company would do this, Increasing rent to above market rates, relying on the inconvenience factor of moving. The company used "gotcha" tactics to steal. I have called around and no others do this practice. I found all other companies agree to a term of 12 months when asked.

When I first starting renting here it was kept cleaner, kept safer, and had enough staff to assist you. Now they let questionable tenants rent causing more thefts, the staff seems overworked and the once higher standards they once had have diminished. PSA - highly recommend never using this storage facility or any Extra Space storage facility. My parents stored their belongings and paid for the insurance - when they moved to a new home, all mattresses and clothing was ruined with Mice infestation. When they approached the “manager” he advised that they knew they had an issue and tried to eradicate them but it was no use.
Filed with the insurance that they paid for, and they wouldn’t even cover ONE new mattress replacement let alone all the other items that were ruined by this “KNOWN RAT INFESTATION” Sent letter to Extra Space corporate and were told “too bad” not our problem. Bad business to deal with and hope this helps someone in the future NOT have the same experience as my parents.

When I moved in 18 months ago my unit was $385. Two rate hikes and I am now paying $711. I made sure I asked if this was promotional rate and was assured that $385 would be monthly rate 2/months later was first increase, that I was not notified of just found it when I went to pay bill. 6 months later raised to $711 again without notice. While on website it is advertised as $385. There has to be some legal recourse. Does anyone know how to go about doing this? Please contact me at **. I rented a storage space from this company in August 2022 (a busy moving time for the area I live in). The rate including taxes and insurance was $121 monthly, which I was happy to pay because it was comparable to the neighboring storage facilities. Since then, I've had autopay on and noticed a few days ago that they posted $184.80 to my account. This is more than 50% greater than what I agreed to. They did not notify me via email or mail that they were increasing my rate, especially by this much for a 5x10 unit.
I called their support line and the first rep I spoke with offered to lower the rate, and then the call was dropped before she could give me more information. The second rep I spoke with offered to take $60 off for this month, but the rate would remain $184.80 which in her words is well below Extra Space Storage's market value for that unit. The neighboring facilities are still offering the same-sized units at a rate of $110-$130 with all of the same amenities as this facility. If you're in the New Jersey area, I'd recommend using one of the other facilities, as this business is running a scam.

Advertised rates are consumer fraud. They give you a low rate for 3 months so you will pay the costs (like truck rental) of moving everything to their space, and then they raise the rates by 50% or more. The notice saying they are raising rates says that they "are adjusted depending on current market conditions." But they are still offering new customers the lower rates. They only raise them by 50% after they've sucked you in. This is such an egregiously poor business practice that I am filing complaints with any and all appropriate agencies.

Extra Space Storage are champions of misinformation. When signing in, their staff offered a no-promotion rate. And they weren't low-priced either. Just that they were close to my apartment. Within 3 months they “doubled” my rate from $94 to $180 without any notifications - email, text, paper mail. Though they claim having sent a postcard.
Their website shows low rates as click bait. Somewhere in the fine-print is hidden that they are able to increase the rate at their whim. While disclaimers on price increases are common in contracts, Extra Space Storage uses no fair practice to utilize the disclaimer. From the many reviews across many other platforms, people unequivocally have complained against Extra Space Storage for unfair rate increases. This business is opportunist to the fact that once you have invested in a move to their storage, you are locked in to the inconvenience of having to move out, while they can play with your auto-pay credit card. You have been warned!!

I discovered the hard way that building "C" is below the water table when it rains (which it does in Oregon). Water comes up thru cracks in floor. They charged $20 for a padlock and charged for Insurance which is already covered under my house policy. Then the third month in they send a postcard in adding $100 to the rent. I know it is not cost effective but I am irritated enough to go rent a truck and move.

I'm shopping around and had some bad experience in the past. So I called the Falls Rd 21215 area site to have a young lady reading to my questions demeaning on 12/28/22. Telling me round about answers to the late fees and company procedures. Finally clarifying the 6 day grace period "but the store doesn't state that's because we don't expect our customers too be late". I explained during these rough times for EVERYONE it could happen. She continue to tell me "my question are weird and do I plan to be late"? I no longer felt I wanted her service.

Last week I spoke to customer service rep about getting a storage at the extra space storage. I specifically asked the customer service rep over the phone, "When you say that you want it the regular price how long will you be able to have the regular price?" She states to me, "Well how we do it here at Extra Space Self Storage you will get that price for six months or even up to a year." I said, "Well that’s not too bad." The next day a rep from the store calls me. She says that, "Oh we’ve never had any promotions like that. You only will get three months." She told me that I would need to speak with the district manager over the area and he would get back to me in 48 hours.
District manager just called today so that is a week later also when I spoke with the district manager, the district manager says, "Well, where is truth in both," and was not willing to correct the situation or have any remorse on fixing it. Terrible way to do business. Probably the best thing to do is do business elsewhere because they just tell a bunch of lies and when you catch them in their lies, they don’t want to fix it.

Hello Extra Space Storage, I am sure this post will be falling on deaf ears. However, I want to reach out to you because I am broken hearted about a situation and very concerned and frustrated with the business practices that I experienced with **, the manager at the Extra Space Storage where I store my trailer at 1051 Stephanie Place in Henderson, NV. I received a call earlier this afternoon stating that my trailer looked like it had been "tampered with". Upon inspecting my trailer, the generator battery had been stolen from my unit. I was rightfully frustrated. I am a public school special education teacher here in Las Vegas and have worked very hard to obtain my trailer. It was a dream of mine. I looked and looked for a place to store it and was told that it would be safe within your company's facility. Boy was that a LIE!
Also, **, the manager, has ZERO compassion or understanding for the frustration that I and multiple other tenants felt about our stuff being stolen and vandalized. I asked if he had phoned the police to which I was told it was not "his stuff that was stolen". However, it was HIS BUSINESS that he is managing. So it IS his problem. I pay rent every month to have my stuff at least looked out for. He just sat behind his computer and would not let me finish my sentence. What a TERRIBLE manager. He also stated that there was a security guard on duty and that he would not release the footage or even assist with anything that had happened. He is just SO RUDE!!!
Anyways, I just wanted to reach out to you as I am in tears right now over the new battery that I will have to buy and the new storage facility that I now have to work on finding. I do not have the time or resources for this. I am also going to be ensuring that EVERYONE I know understands how your company treats its customers. Then now in December 2022 they increased another $ 80.00 USD to $ 400. DON'T Rent from this company. I have been with them since 2015. Within a few months of moving into the storage unit, I received a price increase. There were more increases prior to my ending my lease. I moved out only to be told the unit would be cleaned and opened back up for rental to another customer even though I would not receive a refund for the 3 weeks I prepaid for the unit. I said I would close it back up until the end of the period I paid for and was told 'that's not how it works'. I said they had two options - refund me for the period of time I would not be allowed to occupy the unit even though I had paid for it or not put another renter in that unit. It was ridiculous. On multiple occasions, I was unable to access my property due to faulty access equipment. I did not receive any courtesy adjustment, just apologies. It has been a highly disappointing experience.

I've been renting a unit 10x15 for about 4 month. First two months I paid $191. Then one time I was one day late and they charged me $30. Few more days another $30. Then after I paid all that. The big issue seems to be their website. I am not able to login to my account even though it says I have an email and auto payment on file. I did it all online. Now I am not able to login? And I don't have an email account on file? Something is really wrong here.
-PRICE INCREASE. First it was $125 bucks. Then $177. Now it's $213 a month? That's a lot of money for storage in the area I live in. And with so many other competing new storage places built? I don't less than a block away? It seems I should just move my stuff around as it's all neatly in boxes. Raising it 3x in less than 6 months seems to be a bit overkill. It seems like a great place to store stuff for a month or so and then move out. It seems that would be the best way to go about it. Or just move your stuff from unit to unit to save costs. Sooner or later, they will get tired of people doing that I guess.
-LIGHTING. It's okay. In the storage I got, it was broken for like 2 months and took about a month to get fixed as they had to wait for parts. It's the NEW LED style, so I can understand. Just wish there was more communication on that.
-SERVICE. It's been pretty good. I have to admit, it's not bad. One of the people I saw seemed to be a bit miffed about seeing me. But I get the Wagie lifestyle. They want you to have a car for the job, but I don't think they pay for gas and trips. So not a great company to work for I think. But who knows. Overall? I have had no problems so far with staff.
-LOCATION. It's VERY close by. So I like it. And it does seem more upscale than most others. Still weird they don't have trash cans there. But I can understand that. The place is however kept very clean. And they do have nice music there so it's kind of nice there.
-COST Vs. Benefit. It's higher than the rest. But I suspect they do this to keep riffraff out. I can understand that. I also think since it's so close, it's nice to be able to just walk across the street and get what I need. But really? If you're going to pay more than $200 a month for something, you might want to get some property and do the same thing. Starting a storage business is pretty worthwhile. So I think that this company is great for short term stays, but long term? I would look elsewhere.
-BEST PART OF COMPANY. How EASY it was to get started. I mean it was fast. Easy. And the way it should be. I had zero issues getting the unit all online and it worked flawlessly! Doing it all online was a cinch. And I have to say the best part of it all. Everything was in my unit ready for me to get started. The process was a BREEZE! And I do enjoy going there. I like the music. And it has some nice views there. So overall? Pretty happy. And I have to admit. They make the place on the outside look VERY nice. The Flags outside are getting a bit worn, but overall, still looks nice and new.
Conclusion: I will be moving my things to a new one and shuffle my stuff around for the best rates. I got nothing better to do, so why not. :-) Either they will get tired, or I will. One of the two. I need to organize my stuff anyways. And stacking it again in another unit seems like a good idea.

I had only been a renter for about 3 weeks! I came to Extra Space one afternoon to inquire about cost and availability. I was having significant issues with a living situation and needed a solution. I already had a unit rented in another location and would be making arrangements to move all of my property out of that unit into your facility in downtown Denver. The woman who assisted me (facility manager) was polite and helpful in accommodating my needs at first.
During the 1st week we had a couple unfortunate incidents. Due to my drastic situation I had been experiencing homelessness. I needed a place to put my clothes and items that were way too much to haul around with me. But due to exhaustion and winter weather conditions, I accidentally fell asleep in my unit 2 nights in a row while coming and going to change my clothes and seek some heat and rest NOT trying to stay in the unit as a living space! The site manager made contact with me after my door code failed to work and stated that the usual protocol was to terminate the lease but that they would reduce my access to office hours only!
My operating hours are outside of 9 to 5 and that rendered me unable to access my clothes for which I had to buy something to wear and replace hygiene products. A week later (having been away from my property) I finally managed to arrive in the evening and was getting my stuff together when I realized I had lost track of time and was again approached by security and this time asked to move out.
I am absolutely furious with this so called policy which leaves little room for human error (error which considering the state of the global economy and the impact of COVID on so many people could be at least understood). But error or not I refuse to pay $250 dollars a month for reduced access outside of what I signed a contract expecting. I have another unit of the same size at $100 less a month without restriction or incident. A paying tenant should be free to utilize space however they need provided it is not illegal, unhealthy, disruptive or destructive. SUPER DISAPPOINTING after what seemed like such a good start. Guess I should have read all the reviews and complaints before signing.

I only chose to post the review here, because when I put it up on their actual website, someone took it down the next day. This review is regarding the 1451 Rinehart Rd, Sanford, FL location. This review is also NOT against the manager, **, but against the 'assistant manager' (in which I will not even use her 'real' name). ** has been great and is the reason I gave them 2 stars instead of 1.
And the story goes like this: I encountered who many of us would call a 'Karen!' Keep in mind, this happened in the middle of a bright sunny day (not night time and you'll eventually see why this is important). I've only had the unit for about 2 1/2 months and things had started off rocky to begin with by having the call center rep lie to me just to get the sale. This being my very first time renting a storage unit I had no idea what to expect. So on this day, I pull up and see (who I'm calling Karen) in front of the building sweeping leaves. She clearly sees me cause I was the only car...a very noticable car....besides one already parked. I go to my unit and I'm working putting things away with the door half way open (cause I don't want 'nosey' people looking at what I have in my 'private' unit) and I hear someone outside the unit trying to get my attention...It's her!
This woman followed me and wanted to view what I had in my there cause she claims to have never seen me before. Then she has the nerve to ask me if I've been living in the unit. So now you're claiming to know 'every' storage owner on the property??? And since you claim to have never seen me before, what behavior did you witness me doing that you felt the need to 'follow' me? I was dressed neat and normal, hair nicely combed...certainly didn't have the look of a homeless person. But for some reason she racially profiled me.
The sad thing is that Extra Space has already taken months of storage fees (which seem to have gotten higher) and I've only been there a few times. Certainly, if I was 'living' there, would you not have seen me 'multiple' times on the cameras coming in or going out at odd hours (and a smart person would not come there in broad daylight if they've taken up residence there. I feel I'm a pretty smart person). Not only that, I'm a business owner (2 businesses to be exact and my husband is a retired military veteran and a realtor). We 'have' a home that we've lived in since it was built brand new for 16 years that is close to being paid off. I drive a late model vehicle that IS paid off so I don't think I need to live in your creepy storage facility! I'd sell as many of my possessions as possible and find a 'normal' home to live in.
You don't just come up to people and ask them a question like that. You have to have overwhelming 'evidence' that something like that is happening. Your job is to maybe watch the person on the cameras and witness them doing unusual or irregular activity. Then if you see them coming in and going out at odd hours you may have grounds to confront them. I was later told by management there that she most 'certainly' DID NOT follow the proper protocol, but because she's still employed there, I felt the review was necessary!

This review is about Extra Space Storage. Headquarters 2795 E Cottonwood Pkwy #400, Cottonwood Heights, UT 84121. San Antonio location: 4515 DeZavala Rd 78249. I have been using this entity for about 3 year and the original fee for my unit was $218. As of today with no notice, the fee has jumped to $359. The customer service is terrible. Even the live chat gives a message "we're busy, check back later". The only time I've ever gotten a call, was the 1 time in 3 years when a payment was a day late. They harassed my emergency contact about the money.

I recently chose to move my large self storage unit into the city my fiancé and I live in instead of a couple towns over. We have been getting things ready to move everything in one load from the other unit. There have been a couple days that t fiancé and I Jane come in there after noon to start going through some of our stuff and we’ve unfortunately had to cut into a couple of our camping trips while doing this. So to make it easier we packed up one of our sites to move to another one and just went to our storage unit while we were interred the sites to do some work on the unit. We had maybe four grocery bags with us from the food we had with us and two propane heaters (not in use) that we had with us when we arrived and we were taking back with us when we left. I also have a small service animal for psychiatric reasons that he is trained to help me with should it become an issue.
I was approached at my unit with the insinuation that I was living out of my unit and was getting a warning. I explained that I was only doing some work on the unit and the stuff he pointed out has come with me and was leaving with me and that I m understood it was not to be stored in my unit. I was as nice as possible with a smile and everything. I decided to throw in the comment that there are cameras so he should be well aware that I’m not doing as he said I was. He told me that yes he absolutely has cameras and he also lives on the property so he gets notifications when there are people here. With the attitude of accusing me. I looked right at him and told him he’s more than welcome to watch his videos then as we were NOT living in our unit. Not only was the attitude and accusations unnecessary but the rude greeting when he came up to my unit was also not appreciated.
He continued to accuse my service dog of going to the bathroom on the property which I also told him again to watch his cameras because my dog does not go to the bathroom on the property without being picked up as I have bags and I’ll bring him out myself my question to this company would be why am I gonna pay the amount of money I am to move a large unit here if this is how I’m going to be treated?? It wasn’t even the fact that it could’ve been a mistaken assumption, it was the fact that I was not even asked! I was approached in a very insinuating manner, and it was extremely rude. If I had known the people here were this rude to their customers they wouldn’t have gotten a dime from me to begin with. They need to show their employees a little customer service tips maybe put them through training before allowing them to make contact with the customers that keep the company running!

I received an email in August saying that because of the rain storm in Colorado there had been water damage to the units and I needed to go in and assess the damage. I went in and my unit was not affected. 3 days ago I get another email saying that this time there is water damage to my unit. I have been in contact with the district manager and the manager on site also had informed corporate about the situation. I went in this morning to find out they illegally cut the lock on my unit the day before the district manager told me that I had to come by and remove my belongings as they didn't have the staff to help. They never told me that they cut my lock. They never asked if I could transfer units and there was no more rain storms so where was the water coming from the damaged my property almost a month later.
Just in the manager told me he was going to send pictures of the damage and send them to me. 3 days have gone by with no videos, no pictures. I have been violated. I have been swindled. I have been robbed. You had no right to do what you did. To make matters worse I came home today to read review saying there was a fire. I've been renting almost a year. Why was I not told there was a fire so that wasn't Mother Nature that damaged property? That was negligence. No phone calls, no emails and then you said that you can cut my lock.
If you send me three emails can I ask where the other two are? Can I ask where all my photos are showing the damage to my property? Can I get an apology? I mean I was helping you pay your bills and all the other people that gave you a bad review all their belongings are ruined and your payout is only $2,000 for $12 policy a month. Are you joking me? This is on you. This is all on Extra Space Storage. This is disgusting how you treat your customers. It's disgusting. Can't wait to never see your storage facility anywhere.

I had my stuff in storage for a year thinking it was safe climate control and all came back everything covered in mold, it was wet and the building smelt like mildew/ Asked Manager to come look. She said it was not her concern. They keep the temp at the recommended temp. Hello you should be adjusting it according to the weather. Opened boxes, found mouse holes. As well. I had throw away all of my furniture, clothes, shoes, things that could not be saved due to the amount of mold. My entire house was in there. Because my husband and I were traveling for a year. All of our memories are gone due to this company. And they refuse to take any responsibility. So beware.

I began renting about 4 years ago. During the pandemic price continued to rise without notification. The unit itself went up as well as insurance, late fees, and auction fees. They had no consideration for any circumstances. If I paid one month in advance am I really late? And when I tried to get out I was told I still had to pay that last month.

As like the rest of their reviews, they bait and switch. Offer you the lowest prices around but then go on to raise your rate 60-80% in 3 months. But if you ask them about this they will say no they don't. Or they won't raise it too much but YES THEY WILL. I currently have been with them for 4 years almost and I've switched units to get around this. They have figured me out and are doing everything possible to get me out of there facilities. Oh I'm leaving. Gladly.... As soon as I can believe that.
They treat new customers like gold and their long time customers like crap. Now I get it. They just want to lure you in with those great prices and get all your stuff in there and settled and then BAM screw you over. Some of us are put in very bad situations because of this and they can give two **. They have zero integrity! None they are there to make themselves money and can care less about you or your belongings. I'm not sure why it took me so long to realize this. But it's clear as day now. I've talked to 2 "district managers" in the last week and both of them were trash. The people they hire are also trash. You'll find a decent human being here and there but for the most part they are all trash. FIND SOMEWHERE ELSE TO RENT. DON'T LET THEM GET YOU! THEY DON'T CARE ABOUT YOU AT ALL.

As many of these reviews say, they do multiply their rates a few months in. It's their business practice, dictated by corporate. It's a company completely devoid of morals, and it's easy to be lured by their great reviews. However, I'm sure their business torts will eventually destroy their reputation. Rightly so.

We rented storage from this company three months ago or so at a reasonable price. Three months later, they sent a notice of an increase to the price by ~60% per month. Ridiculous. Their costs have not gone up 60%. While renting this unit, I asked three people at the company, and all three told me it was not a special or discounted price. So, it was not a special price that had increased. It appears to be their business model to get you in with a low price and then increase it dramatically. I will leave this place, but I wanted to share cautionary feedback and my opinion. Be cautious.

Rented outdoor space for small trailer. 78.00 per month but you have to pay larger amount for the first month for processing. After the 3rd month received notification new monthly charge would go up to 154.00 per month. Bait and switch all the way. They figure most people will just pay the higher price or may not even see the mailed notification. Automatic billing on CC. They email notices but can't email the price increase?

The problem is the dishonest employees: they have all the advantages needed to plan their "break ins" in ways that allow them to mislead authorities and customers by transferring the blame to "outside burglars".
As I said before, my lawyer advised me not to talk about my case to avoid the investigation being compromised but, later on I will come back to share my enormously bad experience. In the meantime, PLEASE: make yourself a big favor and don't rent storage units until authorities get involved with investigations and regulations that protect us.

Renters Beware! I had been a customer for several years at the Extra Space Self Storage in Chicago Ridge. I had always had a good relationship with the manager Carla. I paid my rent on time and in full even though as previously stated by many other reviewers they often raised the rates. The problem started when the company decided to re-roof the facility in June 2022 (dates in the email were June 27th-August 15th). The day work was to begin I got an email (June 27th 5:53 p.m.-the office closes at 6 p.m.) stating that they would be doing the work. I called and spoke to Joe the next day (June 28th at 9:54 a.m.). I told him that I was extremely upset that I was notified after the fact. He said that they had not delivered the plastic meant to cover belongings yet as the project was slow to start. He said that as soon as the plastic came in he would cover my storage area.
I asked if he wanted me to come in and help but his explanation to me was that for insurance reasons he would take care of it. He did not need me to come in. When we went to retrieve our belongings in mid August there was a small area covered with plastic-not more than 2 feet x 2 feet (my storage unit was much larger) and it was definitely put there after the fact. The entire unit was coated in whatever fell from the roof and the skylight which was now covered over. I insisted that I would not empty the unit until it was cleaned so they called in Service Pro. They cleaned everything ok except for the upholstered couch and matching chair. Much of the debris was still reeking havoc with the upholstery. When I complained Service Pro told me that they couldn't do anything more. Carla suggested I file a claim with the insurance that I had bought and paid for through them when I rented the unit.
The claim was instantly denied citing the reason was "maintenance" and they do not pay on claims resulting from that. I strongly disagree that a roof replacement was "maintenance". Additionally they disposed of my couch and chair (the following Tuesday) because I refused to bring that debris into my home. Now I have no furniture and no satisfaction. It is unreal to me that a company that big can blatantly disregard my belongings and the trust that I placed in them. There is no recourse for me since the lawyer I consulted with said suing would probably end up costing more than buying new furniture. I guess I should be happy the rest of my stuff came out okay. Just as an aside, while I was there, there were a number of other people moving out/complaining for the very reason I was. Many of us suffered losses because of Extra Space's blatant disregard for their consumers. Hence this review. Renter's beware!!!

The facility I stored my items was located on Bardstown Road in Louisville, KY. Security is virtually non-existent. They have numerous break-ins and have made great efforts to keep the people renting the lockers from knowing about them. None of these crimes are ever solved, and stolen items never recovered. Despite reassurances that they are correcting the problems, that is just completely untrue and break-ins with entire lockers trashed and pilfered is a recurrent problem. I moved out the same day after I discovered a break-in and they refused to refund the remainder of my rent until I threatened to take them to court. Learn from mine and many other former tenants: AVOID THIS COMPANY IF YOU VALUE YOUR PROPERTY!!

I just rented my unit in June and was just notified the rent for my unit is going up $40 next month. I called to complain and they did give me a discount for September only but after that it will go up to the increase amount. I was told that initial price was a promotion which no one ever told me this was a promotional price and would increase in 3 months. It seems that the reviews for this company ALL say the same thing!! Very disappointed and will complain to Corporate. I’m sure this company is not BBB accredited. Do your research and keep scrolling when you come to this company!!

I rented a unit at extra space three months ago. I received notice a few weeks ago that my rate will double (shy of $4) beginning this month. It started at $57 now is $110. The same unit is listed on their site at $47. Still. Isn't it discriminatory to only raise some people's rates and not others?

Just like the others below my review I found out the hard way this company lacks all pricing ethos. I rented a 10x10 unit with the intent of having it for at least a year. When I sign my contract I noticed the offered rate was lower and asked the young man if I should go with that one. He stated that mine was better as that one was a promotional rate and would disappear after a few months. Well I just received my notice that my 'promotional' rate was increasing...and like the others here it was over 83%. Almost double in 4 months. I called and was able to get it reduced but it still increased by 42%. The only way to ensure that pricing was to prepay, which I did. I will say the lady I spoke with was incredibly helpful. She herself acknowledged it wasn't right and happens with all the customers.
If you are looking for a storage solution longer than 3-4 months I would highly recommend you look elsewhere. This company clearly has an integrity issue. Btw there is no specific rent escalation clause. Nowhere in the contract does it say when or by how much your rent might increase. They've walked this contract to the edge of legality no doubt and I am extremely disappointed...I wish I had read these comments before renting. But be assured...I will share this story as often as I can. Bad business.

I’ll reiterate what every other person here has stated: Extra Space will raise your rates whenever they want and they want to often. Worse yet the increases are HUGE. I started at $258 exactly a year ago and after 2 increases I’m paying $369. Don’t bother calling to complain because they don’t care. It's a churn and burn business.

This is the worst storage space rental I have ever had in my life. Wish I had known my storage could/would increase whenever you all choose to do so I won't have never rented a storage with your company. In all my years in different states & different cities where I've rented a storage unit not one has ever changed rates on my while I was in a contract... I will be sure to never use your services again & tell everyone of my horrible experience so they won't suffer the same fate. & The Lady supervisor I believe at my location is RUDE, DISRESPECTFUL & HAS NO CARE OR CONCERNED FOR CUSTOMERS ... Do not use this company unless you don't care about have a set price to pay each month. My unit went from $105 to $185 monthly & I didn't move in with any specials or discounts. I was told that $105 was my monthly rate. 3 months in it was increased to $185 a month & I was told it was due to market rate changes!!!! Never had this with any other storage facility so I'm hoping to save others from my dreadful experience with this company.

Cannot view full lease till you have made an initial payment, key terms regarding lease rates are not highlighted, are poorly explained and easy to misread. They sign you up at a reasonable rate which they do not clearly state is a short-term promotional rate, and in my case are trying to raise it from $101 to $160 after only four months. It appears from the number of similar experiences that this is their business model.

Signed up for a storage unit in Utah. The West Jordan facility. 3 months later and my new bill is 85% higher than my last 3 months. I called and they said "market conditions" blah blah blah. I am in total disbelief. It's starting to sound like a complete scam.

Once you move in - they will raise the rates, and take advantage of the hassle to move your items out. They price gouge their customers, and it should be boycotted. My rates went up 40% in a few months, far greater than inflation rates. Terrible company.

My experience with Extra Space Storage was very rocky start to finish, The staff was professional but anything other then showing us the unit itself they couldn't do much. Shortly after we moved in, they had a line break with the sprinkler and we had to move all our belongings to another unit closer that was available. We were charged extra for the unit since it was bigger and the only thing we could do about our belonging was to report it to insurance.
They don't take any responsibility for your items if they are at fault. When we took our belongings out of the unit they simply canceled our account without speaking to us 3 days after we he had paid for the full month and since the account was canceled we had no way of getting any prorate and they refused to refund any of the payment. This is after speaking with the staff who are trained to cancel the account without reaching out, customer service, the district manager, and a call from the corporate office. But everyone was very friendly about how they would not be able to help us in any way. They do however encourage reviews immediately after renting from them, I can only assume in hopes of burying any negative reviews they have.

Seems like Extra Space is buying out almost all the other Storage facilities in my area, even the mom and pop ones. This company buys the fairly and raises the rental fees immediately. They even took away my military discount that I had for years. I really dislike that they are buying up all the storage facilities in my area, only to raise the prices. This company is greedy and overpriced. For 2 units and an RV space, I pay $738 a month now. Over a 50 to 60% rental increase from my original rent. I'm DONE.
I think they are really taking advantage of people who are losing their homes and apartments because of the current crisis. Yes they make be at 95% capacity but that's only because they are buying out other storage companies leaving people nowhere else to go. I've NEVER been late on a payment but I don't like that they keep raising my rent blaming it on inflation. This should be illegal.

Ok so 3 months ago, I rented a unit at that was $165/month with all the taxes and insurance they make you have. Today I get a notice that the new amount is $250 because of “current market conditions” with them the prices always go up and not down based on “market conditions” I've stored with them before, had the same experience… but we had no other choice based on location and time. Yes, you sign on for possible rate changes but these are always more never less… but $100 more? Seriously? The facility here is always clean and I've never had an issue with the onsite staff as far as customer service, but seriously $100 more? Skip it if you can, they get you by the short and curlies and you're stuck, especially with the housing shortage. It's sad.

I got a storage unit in March at a comparable price to other storage places. I was drawn to this one because of the raving reviews. The move in process was easy, and for the most part I was satisfied with the unit, however 3 months later I got a notice in the mail that they're doubling the price of my unit. I spoke with Christian, the storage manager, on the phone who explained to me that the demand has changed and now the price is changing as well. I explained that I was very disappointed. He offered a $3 a month decrease, which seemed almost like a slap in the face. It felt to me that the company attracts the customers with lower rates and then doubles the price whenever they feel like it. It is extremely disappointing and I would not recommend this arrangement to anyone. UPDATE: the corporate reached out to me and offered half a month off. Sigh...

I cannot warn people about this company strongly enough. Choose any other storage option. They are criminals. After two years, I am now paying TRIPLE what I began paying. The company clearly takes advantage of the hassle that moving would be and the scarcity of storage options in this neighborhood. Do not believe the low rates you are quoted. The hikes begin in just a few months.

I’ve had a unit for over a year with them where I had my card on file and automatic payments were taken with no issue. Then for 2 months I was unaware my payments weren’t getting made. They make no contact with you and according to customer service they don’t have to but will sometimes do so as a “courtesy”. So for that time you’ll accumulate all these other fees and Then you can’t make a partial payment! What a joke of a company! What type of company wouldn’t inform their customers about a payment being late? A company that just wants more money out of you in the form of fees! On top of that they constantly raise unit monthly fees but have no problem contacting you about that ha! Save yourself a headache with them! They don’t value their customers to even offer any compromise or solutions. Got my stuff from my unit and will no longer deal with this company.

I have only been renting my unit for almost 4 months. I pay $123 a month and just received a notification that it’s going up to $208. That’s an $85 increase and why? Because they think people are just suppose to take it? No I’m not! Now I know why I see so many people moving out. This company is trying to rob good people that just want to rent a unit.

I have rented a storage unit with Extra Space Storage for almost two years. In that timeframe, they have increased the monthly charge four times to more than double what I was originally quoted. They also had a pipe burst at one point and I am now learning just how badly some of my property was damaged and warped from the water. This was not visible at first. I was told that they had a pipe burst and to check my things but the water was gone when I arrived and they had fans going. There were no visible signs of damage at the time of the pipe bursting but now there is visible damage from the wood being warped. I will file insurance claim but with the prices they charge which is higher than average. This company is not worth the price.

While the facility itself is nice, temperature controlled and clean, I will warn you that they are a bit sleazy. I signed my contract at an industry standard price right before coronavirus hit. About a year later they raised the price, which of course I expected a slight increase. Price increase with inflation is normal. But they didn't just raise the price a couple % to adjust for inflation. So how much did they raise it? Did they raise it the 25%? 50%? No! 94% price increase! THEY ALMOST DOUBLED IT! Literally almost double!! In a world where people are struggling as they are, it shows a company's true colors when they take advantage of people like that. I would avoid Extra Space Storage at all costs. Go with one of the other popular companies that lock in price. Extra Space Storage doesn't.

I was late on 1 payment so they charged as though 2 payments late + preforeclosure fee (contract says after 2 months late) & set date to sell my things. Do NOT sign contract clause that says you cannot use lawyer to represent you!

They trick consumers to move in cheaper prices for your first month and raising the rent unlimited as they wish. When you sign on the lease agreement, it’s e-signing on a signing pad so you won’t have a chance to read it or understand it fully. They raised my rent monthly for 40% and I'm trying stop their unethical business through BBB as well as the city of San Diego locally, and the state of California. Please be careful if you’re going to rent an unit!

I have learned my storage facility which charges $425 for a 10x20 outside locker has brought Extra Space in to manage. My intro to them has been chaotic, frustrating and alarming. My email address has been on file for 4 yrs, had to demand emailed receipt today from a pinch hitter from another facility in Oxnard who subsequently emailed me 4 receipts for 4 cards charged, then I asked if my email address could be reinstated permanently in the file. No. It's against legal policy to add an email to their database without my signing the authorization! So, today they broke the law by emailing me proof I paid? I have to begin a new file with these guys even tho they only manage, not own the Storage Place in Carpinteria, Ca. Otherwise they can jack up my rent as is their wont according to other complainants and claim my legally required 30-day notice was mailed even tho they have no physical address nor will they acknowledge my email address?
They refused to mail me an authorization form and told me to go to an Extra Space to sign one or to mail a signed authorization to them. All this at my inconvenience because they took over mgt. I am displeased by this outfit already and having read nightmare reviews I'll try to vacate my things ASAP. An outside locker has not been optimum for clothes and fabric furniture as it is...To pay more per month is salt in the insult. I have stored with them for a total of 15 yrs since 1995, paying them upwards of $40,000...Only when the current ownership bought it in 2004 has there been a noticeably mercenary tone. They recently repaved the facility and passed on the cost to renters. The owner's business info is documented online. I resent further subsidizing his venture...This plus three other storage facilities/businesses garnering his LLC millions in revenue /yr. Extra Space is the last straw.

Property manager is trash. Yes I was behind on my rent But I was in contact with her and she knew what me and my kids were going through. She offered a move and vacate deal because the auction was to be held on the 22nd. I gathered all the money together and called her on the 21st like I said I would AND SHE HAD GOTTEN RID OF ALL OF OUR BELONGINGS. Her excuse was that they had to change the date to the 19th and that it should've been sold 2 months ago. The reason it wasn't was because we had an agreement that she renigged on. Everything we owned. She is wrong heartless and a list. DON'T TRUST THESE PEOPLE!!!! ESPECIALLY OLIVE.

I wish I had read the reviews of this horrible company prior to renting a space from them. I rent the smallest unit they have and after 4 months they raised my rate by almost 80%. I called the customer service line and her lines were well rehearsed. It's obvious they deal with these calls every day. Fun fact is this was a corporate move for me and I was planning on keeping the space for a full year or more. So now instead of them continuing to get my monthly rent I am removing all of my items and they are losing that much rent for the rest of the year. 100% scam artists.

Extra space storage has raised my rates 70% in one year. My rate started at $150 and is now $310. That’s an $80 rent increase every six months. This company is a bait and switch. They Lure you in with low rates, then immediately start raising. Their contract is PREDATORY. They understand that once you’ve moved in, you’re unlikely to relocate because of cost, time, and logistics. You are then a prime target for their predatory price gouging. They will respond to these reviews with jargon about “month to month” and “market rates”, However these arguments don’t hold up when compared to the systematic price gouging. I understand what they are doing is legal because I signed a contract, however it is horrible business practice. I’m writing this review as a CAUTION, if you are shopping for storage anywhere in the United States, DO NOT RENT FROM EXTRA SPACE STORAGE.

I just paid my bill and I'm confused because it is no longer $60 + insurance. It says $120+ insurance and it reflects April 4 - May 4. I understand the $10 yearly increase... but a 100% increase?? How does that happen? How are you ok doing this to people?!? I HATE how some companies treat their consumers. It's disgusting and disrespectful. Oh, and the verification page AFTER you choose to pay & you confirm the amount is no longer there. PAY NOW is PAY NOW. You can't adjust the amount you can only adjust the payment method. Smh... Criminal! They raised the price of my storage unit by almost 30% in one month! I am fortunate that I can afford this, but most families would have to let their belongings go. Storage units should have rent control for this exact reason.

Extra Space Storage apparently bought the space storage system in Covington Georgia in November 2021. In August 2021, the previous owners were very dishonest, giving away the unit I reserved 1 day prior to my move. Paid an extra $100/month for a too large unit ($474)! In comes Extra Space Storage November 2021, lower rates for my 10x20 climate controlled unit ($200 less!) But would NOT honor the new price and increased the $10/month insurance by a $1. Horrible situation. In rehab without income and getting unfairly treated all the way around. I'm still in recovery and trying to figure out how to get a fair deal.

Beware of the bait and switch tactics of this company. I would not recommend to do business with ESS, & if you have unfortunately signed a lease with them, to get out as soon as possible. They will raise your rates regularly, and many people cannot afford the ridiculous rent, with outrageous late fees, and the regular increases in rental fees on top of renting a moving truck to get away from ESS and all that is involved with that, especially on a fixed income.
I have always paid my rent within the grace period (since 2014), with the exception of in the midst of the CoVid pandemic, when they sent me lien & foreclosure/auction action threats after I missed a month. They did have a great new manager (Adrian) at my location during this time, who realized that something clearly happened in my life to cause this lapse in my regular payments, & was very helpful with getting through that nightmare.
Their latest stunt was assessing me a $57 late fee after waiting approximately 18 days to notify me that I was late on my payment, which was actually made within the grace period on a documented 38 minute phone call with the rude, current new 5-month-in-manager, who verbally told me on that call that my payment went through & account was current. I don’t know what shady, sketch stuff is going on, but my payment did not actually go through. He said reason being, “it was declined later on”, (total bull as funds were available), hence, the assessed late fee, which he refused to credit.
The accounting dept at my bank said there was no transaction attempt at all from ESS. This manager also tried to tell me that they text, emailed, & made several calls to my current contact info to notify me of this issue; however, there is no communication from them since March 10, 2022 regarding any matter associated with my account. Just another underhanded way for them to stick a late fee to you & get more money. Sorry for the “novel” etc, but I’m beyond fed up!

I was charged extra money under my account $80 on my monthly bill. Then I couldn't pay my bill one month and they added my insurance on there that I didn't request on there that I hadn't been paying for and then tried to tell me that I was. When I got statements showing that I didn't pay for insurance most of months then after 3 months when my bill is only 217 without insurance at the end of three months said to pay 920.00 or its going into auction in mins. Do the math. Doesn't add up right? I would not recommend this place to anyone.

As many others have experienced, I too have become a victim of the shady business practices of this company. Good rates without the disclosure that the rate I got was (supposedly) a promotional rate, due to go up to whatever the regular rate will be in "generally 3 to 6 months" as disclosed after the fact, with a 30 day notification via email that was never received. My monthly rate went from $117.00 to $197.00. Had they, or would they, disclose this kind of information from the get go, I am sure many potential clients would say "no thank you", as I would have, had I been told the whole story from the beginning.
Of course I complained and truly gave the guy I spoke with 2 ears full and then some, but the best he could do was to offer me to take a smaller unit to save money. I told him that if I was going to do any kind of moving it would be the h. e double l out of there, which is what I am doing. I might have left some kind of impression, as the guy on the other end of the phone did initiate a some kind of a refund after I spoke with him. Before coming here, I checked the BBB website and found numerous complaints of this kind. Well, I found me a mom and pop storage (not some kind of large franchise operation) fairly close by, and I know what the man tells me is the absolute truth. I am now paying $135.00 for the same size storage and this price is not going to increase for at least a year or more. So BEWARE OF EXTRA SPACE STORAGE.

THEY RAISED MY RENT 40% IMMEDIATELY AFTER BUYING OUT PUBLIC STORAGE!!! If you read the other reviews, you will see this seems to be the way they operate. Their website only shows 5 star reviews. HA! Very backhanded, typical greedy corporation.

Rented a unit in December. Two months later I get notice that my monthly payment more than doubled. I tried accessing my account online and it does not come up. I call the storage facility only to be told that the rate that was given to me was a promotional internet rate and only applies for a limited time. Nowhere in the online promo does it mention that the rates that appear online are only for a limited time and that once that time lapses you're screwed... THEY ARE SCAMMERS!!!

Rented a space from them because they had the best rates in town. After three months paying I went in to make my next payment and my rent a was almost double than what I signed my contract for. They never notified me. I just found out at the time I went to make my payment. When I asked why they just said there is a rent increase. Looking at reviews they seem to do that to everyone. In my opinion they are nothing but scammers. They pull you in with a low rate and once you move in they know it would be a hardship for most people to find another place and make arrangements for help or have to rent a truck to move back out I think it’s a pretty dirty thing to do. I can understand a rent increase of $5 or $10. That’s one thing. But to almost double someone’s rent to me is wrong. I think they scam you with the low rate to get you in purposely knowing they’re going to raise your rent three months later.

I’m in New York City and have been renting a storage unit at extra space storage in the Bronx. I’ve been renting there for almost 4 yrs straight but about 2 yrs ago I did a news article on them for not having a working elevator in a 7 plus store building for over 2 yrs but meanwhile still charging the clients the same fees. In November of 2021 I had a outstanding payment of $700 in which I paid on November 3rd 2021. In December I was called and said that I had a late fee and during this time they raised my fee from $168 month to $198 monthly without my consent nor approval.
I recently went to check my belongs and was told that they auctioned it off on February 3rd 2022. They sent emails to address that’s not my email address, was calling a phone number that wasn’t mine on file and claim to have sent me a certified letter in which I never received. Is it a way that they can track this letter down? I feel that they did it to retaliate against me for doing the Channel 12 News interview on their lack of having a working elevator for over 2 yrs. This is Unacceptable. Where is the tracking number? They changed workers and the workers probably didn’t communicate amongst each other. I honestly believe that the workers stole my belongings and I need some answers asap.

"An act or instance of charging customers too high a price for goods or services, especially when demand is high and supplies are limited." I never write reviews (good or bad) but in this situation I'm sharing my experience so others learn from my mistake. They advertise on the home page of their website a quote that DOES NOT include required insurance, administrative fees, and taxes. So what was $470 became $550. They don't let you sign a contract to secure a monthly rate so they can raise the rent whenever they want. They raised my rent by $80 per month... From $550 to $630 after only 2 1/2 months of being a new customer! A SUCKER PUNCH because they know darn well clients who are in a tough spot won't want to incur an additional expense of moving their stuff again. What a way to welcome and serve your new clients!
Shame on you Extra Storage for taking advantage of people who obviously are experiencing housing issues. Just because other storage companies raise their fees doesn't mean you have to do the same. I'm so angry and disappointed with this company. I hope others in need have a better experience with a different organization that doesn't take advantage of the current environment.
PS - The Bills that work at the Malvern site are great so this review is not directed at them. Yes, it's clean but clean doesn't help if you're broke from the insane rate increase. They point to corporate greed or rate increases but other facilities are cheaper than this location and are equally as nice (from the ones that I looked at).

I rented a unit from Extra Space Storage in Cumberland, R.I. back in late November, 2021 for website special of $88. Received a notice that price is going up just under 50% to $131 as of 3/11/22. I have recently read countless complaints on this same issue.

OK In January 2021 I signed up for a $31/month space. It was more with tax. A while later they increased it to $34. 10% in a half a year but I went along with it. This month I was informed that the rental was now $74. In one year it went from 31 to 74. That is an increase of 139%!!!! I called them. They said I would get a call back from a home office manager that day. A week or so later, I got the call. They told me basically that they did it just because they can. I cannot just move my stuff out, I need help that I don't have and I need a place to go with it. I contacted BBB and I don't intend to stop here. When I am finished there will be legislation preventing this egregious action.

Picked this facility because it was local, had good reviews, and an easy signup process. Wow! Was I fooled. BEWARE of this terribly managed business. 1) I paid nearly $600 per month for what I was told was a climate-controlled facility only to find out that is not only NOT climate controlled, it's literally just a tin roof over a concrete slab. Within a couple of months of moving in, most of my boxes were wilted from normal weather conditions. Then, when the poorly maintained building had a flood due to pipe burst, the company waited a full day to call and tell me and did nothing to remediate the flooding. The people who ran the facility on site were totally helpless - their corporate office would not let them do anything to fix the problem. It took me hours to find a phone number to call and when I finally got through, I had to "leave a message for a call back" which happened days later.
2) The many positive review for this business seem fake! Check them out, 5 and 4 star reviews from people whom have only reviewed 1 business and leave slim or no comments - watch out. 3) This is how Extra Space explains its business "Extra Space Storage works hard to provide value for our customers through competitive pricing and by maintaining clean, safe, and secure facilities with the best customer service in the self-storage industry." HA!! A) competitive pricing? Larger and climate-controlled facility called Stor-u-self is 15 mins away and HALF PRICE!!
B) Clean and safe? Check out how they don't bother to clear snow from your doors in the winter, allowing moisture and water to seep through; check out how their security gates are routinely wide open because they are out of service; C) Best customer service - go ahead and try to get a human on the phone to ask for help during an emergency; spoiler alert, they hide all of their live human numbers. Extra Space is in the real estate business, could care less about consumers.

I'm very disappointed having just received notice that my next month's rent has been raised by 100%!!! Yes, they are doubling my monthly payment. They've also instituted a no "Cap" rate so they can raise it to whatever and whenever they want to!! I've loved the people like Victoria that work there but I have to find an alternative. Companies cannot continue to raise prices like this!!!

We are an elderly couple who, when closing a 50 year business, had to find a place to store our records. Extra Space Storage in Cordova seemed the perfect place. We were charged about $550 for the first year and after two price increases in a year and a half, our cost has doubled to more than $1,100 a year. It would be near impossible to move five completely full file cabinets of information out, so we are stuck with the more than double price.

Rented a space online a couple of weeks before our move. We went to check it out and found it to be too small and pillars in awkward places cutting into space. We decided to upgrade. We first called and were told that we could upgrade and receive it at the online price, just come in and they'll fix it. We went down to the office and we're told the online price we were physically looking at wasn't real, and he didn't know where we got our information from and come back Monday. We arrive Monday and are told that prices aren't matched, in order to upgrade we would have to get the other unit and then cancel the first and we would not get our money back, prorated, nada. To boot, the original demeaning guy (on Monday) made a fake, loud, phone call supposedly to another location to verify they can't help us in any way. DO NOT RENT FROM THEM.

When first getting a 5 by 15 unit it's confusing with the wording. Paid for 2 months basically nothing is free. 3rd month rate was not what they led me to believe, it almost doubled. Went in worked with great worker, switched to smaller unit for 72.00 a month, following month rate was increased over 50.00. In 30 days! Corporate is not helpful, actually useless and say it's in contract but it's not really. I'll be out this month and would never tell anyone to go here. Funny thing years ago I had my whole house here for almost 8 months and never got increased once. Change of hands? Financial greed? Probably both but they sure suck now.

I am a 100% service-connected veteran, I had several hospitalizations since December and I was in rehab for months, Extra space storage in Seabrook, NH did not tell me they auctioned my stuff off; until I found out when I got out of rehab. When I called the office they told me they were in touch but never received a call or text on the amount to pay, in the past I even received an e-mail that gave me a link to make the payment this was not done, or did they care about it either. When I called the office they said, "By my voice, they can hear I could be black so they do not know whether I could pay in the first place", now I have had the unit for over 4 years and had several hospitalizations but was able to pay.
The manager at the storage location was rude and racist and told me they were going to tell me my stuff is auctioned off. Do not use these people they are inconsiderate and could care less about your stuff they are there to protect. They change the locks as frequently as they change their underwear and take your stuff they say they are auctioning off. Use another storage facility that actually cares about the people.

I have had a Storage Unit with Extra Space Storage for about 2 and a half years now. I have never had a late payment, don't have a climate controlled unit and it's outside which tends to collect all the dirt and leaves at the doorway outside and inside from the wind. It's not the top of the line space for storage. Anyway, I received a letter in April of 2021 that my rate would increase by $22.00. I called the office and spoke with a property Manager back in April and was told that is a regular thing and that it was only $22.00 which they said was not a significant increase. I was not happy with it as I was under the impression I had locked in on my rate or at least that is what you are somewhat lead to believe when signing your papers.
Now December 15th I receive yet another letter saying my monthly payment will increase $60.00 by January 15th of 2022. I called and again spoke to the property Manager and was told they would call and see if they could get the increase decreased but that there was no promise. I asked for a number to the corporate office so I could call and I was told they don't have one I could contact. So basically the corporate office hides behind the property managers as if they know there is going to be push back and they don't want to deal with it. I am still waiting to hear back from the phone call I made on 12-16-20121.
Also, they send this notice out during two major Holidays plus an influx of the Covid flu spreading, which by the way I recently happened to get and have been dealing with getting better. Now, I would wonder why this kind of business act has not been addressed by on a federal level. Maybe a class action lawsuit or a bill to put some guidelines in on these types of companies. I am all for them making money but give some type of initial option lock in at this price for X amount of time or pay this amount and take a chance on the price to increase. Had I known before I got the unit this was going to be the case I would have never given them a thought to have my business and stored my items at their property. I feel like it is shady, unethical, and just plain bad business.
I have rented units from many other companies in over 25+ years and have never had a price increase. I would really like to see something change these standards, not just because of my situation but for others as well. I am positive by reading the many other hundreds of complaints this will eventually make its way to the right desk. I am cutting my business dealings with this company and will not ever recommend them to anyone so long as they operate business like this and treat their loyal customers like garbage. Consumers have rights!

Bait and switch is what they do. Lure you in with ok pricing then raise and raise. 6 months ago I was 87.00. They just raised it to 181.00. I'll be moving soon. You are not locked in on the price. They tell you that but the contract is different.

After 18 months, this facility increased rates by 50%. I learned of the increase on my credit card statement. This is highway robbery. Even in the face of today's inflation, their rate increase is nothing more than price gouging. They claim the new rate is "competitive", but I have researched other facilities and found many quality facilities with significantly lower rates. Do not store with Extra Space. All leases are "Month to month" and that enables them to raise rates whenever and however much they want.

Raised my monthly rate by 74% within a 2 year period!!! If that's not bad enough, I only found out because of my credit card statement. Upon calling the local facility, I was told they failed to mail out the rate increase letter.

Existing Customers - Beware of large rate increases! Extra Space Storage doesn't care about their existing/long term customers and they have no rhyme or reason to the frequency (or percentage) of rate increases for existing customers; Their business is strictly supply and demand and they are more than happy with allowing existing customers leave if they don't want to pay the rate increase so they can draw in the next unsuspecting victim. They aren't really willing to work with you that much either. Site Managers say they have to check with Corporate...Corporate says it is up to the Site Manager.
I have multiple units and all of them have been slated for a LARGE increase (68% after 4 months, 52% after 24 months, 32% after 9 months). I'm okay with reasonable annual increases, but this is crazy. Even if there is another Extra Space Storage location that offers a lower price; they'd rather make you move your stuff than to give you the lower rate. You can't sign contract for long term even if you wanted to. This allows them to force the increase on their existing customers. However, if market demand was low, you won't see them contacting you to LOWER your rate!

I have a storage unit with Extra Space storage facility and this company handles the insurance for them.. I have a 5000 insurance coverage on my storage unit.. Rodents destroyed everything my children and myself had left of our life that was put in this storage unit. This company has no regard for honoring their own contract that they are in breach of.. My claims adjuster still never returned any of my calls or emails. I finally got in touch with her supervisor and spoke to him 1 time on November 22, 2021 and no return calls or emails since.. Our loss occurred on October 27, 2021. Here it is December 4, 2021 and still nothing... No Matter how many calls I've made, no Matter how many emails I've sent.. Nothing from this company. They could care less that they are breaching their own contract and no regard for their customers that they are supposed to be protecting in situations like this. Please please please help us.. I've had several Extra Space Storage units in two different states but never had them for more than 3-4 months. I always chose them because the price was so good. Haha now I know why! I am currently in a unit and it's been 4 months and I noticed that the price they charged me this month was TWICE the price I have been paying!!! I called and they said "it's in your lease agreement the price will 'go up' after 3-4 months". Well who reads the 4 page lease agreement so I asked if they can keep the price the same. They said no but the manager said they'd "try" to negotiate a better price and let me know but it would be still 50% higher.
Then I also found out they raise your rate 2-3x in the first year then 1x a year after that so my rate could be 3-4x the original. Wow that's really bad customer relations. They should say all this upfront CLEARLY before you rent and not hide it all in the fine print you never will read. I'm done with them. I am moving to Public Storage at least they don't have pre-scheduled rate increases.

I have had my building since last October 2020, since then my fees has gone up at least 3 times… Citing Economic changes.. I’m just trying to figure out what changes because there isn’t anything different other than these prices… Customer Service is horrible.. They don’t try & work with you. They rather put your items up for Auction…

Beware. This place brings you in at low rates then increases them after the first 3 months. Unfortunately, my rent went up by 37% from $98 to $156. The same unit is $88 on the website. Find another spot.

Absolutely awful. Bait and switch after lease is signed. Increase in price without informing the customer. Terrible customer service when there is an issue. Deceitful and malicious practices in effort to steal customers property. Countless customers complaining about staff cutting their locks and stealing their belongings from their units. They claim they “auction” off the unit however the staff is stealing what they want. They then inform friends and others they know of the sale knowing what’s in the unit already. This company needs to be held accountable for their theft and needs to be shut down.
