We paid $299 for four months in 2020 only to have rent raised to $350 (including insurance) We experience water damage due to air conditioner malfunction on an inside/heat/air controlled 10x15 unit. We had to file a claim and I was told that my belongings had depreciated and their insurance company only paid out 1/2 the worth of our belongings. I had researched online the cost of these items and they had appreciated in value. Customer service is hard to deal with; no really cares and we had no choice but to stay through July 2021 when we moved our belongings. An awful experience and they randomly raise the rates. I thought were were locked in at $299 but not the case.

As others have stated before, they randomly increased the rent! I went from paying 82 dollars a month to now 108. I will be moving my stuff and canceling with Extra Space. This is ridiculous. There is no reason to do something like this and then ONLY give a 30 day notice and THEN expect customers to be okay with it.

Rented a unit June 2021 at the price of 218.00 dollars per month, at the beginning of October they my rent 53.00 dollars. I guess the 218.00 dollars deal was just to get me to sign the lease. Agent told me that they had nothing to do with pricing, that I needed to contact corporate management to see if they would revert my payment back to the original plan, after ten minutes of searching for the corporate phone number, the Agent said that she would contact corporate Management and explain my situation and the possibilities were 50/50. As usual she LIED.

I went into the 1301 S. Cicero location and I had a great customer service experience with a young lady who no longer works there. I had a online price for $158 a month. I went back in a month later and got another unit. Two weeks later I needed two more units. I have a total of four units. Today my card was charged an $80 rent increase for just one of my units. I did not receive a phone call or a letter that they say they mailed out. This company at this location is definitely scamming people. I would not recommend this location at all. I am not the only customer this has happened to at this location from the young lady who is running it. I will be moving out of all 4 units to another company.

Same here in Sacramento, CA Franklin blvd facility. Out of nowhere went from $72 to $88 few months back then this month from $88 to $162 and this place has coach roaches and mice crap all in my unit. Get harassed by management when I am consolidating my storage. It's not right to do this to us the customers knowing times are hard!

I've been renting a storage space with this company for a little over a year. I've never been late or ever missed a payment. Without notice of a rate increase, my rental space went up 60 percent. Yes that's right, a $79 per month increase. It's not the amount that upsets me, it's the unprofessional way it was done. The facility is clean and well maintained. No issues except the sly way they choose to do business.

I've been renting a unit from Extra Space Storage in Murray which was said to be never broken into any of the units there for as long as they've been open. Looks like I'm the first one or the first one I know of. What I've learned from this experience is cameras don't stop thieves... and if you don't ever really look at the footage you never going to catch the bad guy. Anyway my unit was broken into three weekends ago and they still haven't started looking at the footage. So be warned the cameras don't set alarms off, they don't call the cops and they don't stop the people that are breaking into your unit and stealing all of your stuff.. All they do is just film. Then it sits on a hard drive for hundreds of hours before anyone even looks at it. Whatever it is they're filming the locks weren't cut so the thieves must have climbed over the open top!
So at this point I have my second doubt. Why are all of the units open about 2 feet with screwed in 1 inch tin straps acting as bars going across the openings right under the ceiling? This plus knowing the cameras aren't going to be gone through for a month after the crime, this seems like a cut and dried getaway. My friends keep asking me if this was an inside job! Well I'm not saying that but just about half my friends have asked that question so I kind of have to wonder myself why half of the people I know think that thought. If you love your stuff don't let anybody know what you got in your storage unit especially management. I was open and friendly with them and look where it got me. I'm missing a gun, safe, ammunition and mountain bikes. If you can do without yours stuff then have at it!!! I couldn't afford to do without mine. It's a bummer I can never replace them.

Please please please do not I repeat do not rent a storage space here!!!! They make you do a review in front of them when they 1st rent to you and give you this wonderful deal so you leave a good response but what they don't tell you is every 2 or 3 months they raise the rent on you and it never ever stops. It constantly goes up no matter how many phone calls you make or plead with them. It just goes up and up and up and up and they have your stuff there so they know how hard it is to move it. Please I beg you to save you from the trouble. Do not ever rent here!!!! This price gouging place needs to go bankrupt. It's not right how they do us!!!! If I could do a 1/4 of a star I would!!!!

I had use this company in both CA & MO without any problems. This time the price wasn’t just increased, but 2x & notification was postcard. 1 person says you can get prorate the other says no 1 day later.

Thieves!! DO NOT RENT HERE! Brought me in with an internet rate, then just like that I get a letter in the mail that they are going to double my price. Yes double. Was paying $90/month and now they want to jack it to $170/month. Very unethical and an all around garbage move. Pure filth!

5 years ago I rented a climate controlled interior storage unit, 7'x10', to store quality furniture and rugs. I paid extra for the climate control in order to protect my belongings. Over the 5 years the rates were continuously increased. Several weeks ago we went into the unit for the first time in several years and discovered all 10 pieces of Henkel Harris furniture and the 3 Karastan rugs were covered in mildew. I notified the onsite manager and was asked to provide photos of the damage, which was done. I then heard from the local regional manager who asked me "what will it take to make you happy". I told him I needed to get all the pieces cleaned and would get quotes from a furniture refinisher and a rug cleaner. I provided the written estimates to him which totaled over $2600. He already had the photos from the onsite manager.
I was told he would turn all of this over to his District Manager and it would be a minimum of 4 days before he would hear back. In less than 24 hours he heard from the District Manager and basically said so sad, too bad, file a claim with your homeowner's insurance. The quotes for cleaning are about the same as our deductible so there is no way we could file a claim. I was then offered a "generous refund" of one month's rent.
My advice to anyone considering storing their belongings with this company is to stay away. There are better storage companies out there. They advertise climate controlled units but they are definitely not climate controlled enough to protect your property. They offer a good move in rate and then within a couple months begin raising the rates incrementally. Given the number of people who complain about the rate increases I'm surprised someone hasn't started a class action suit against them. I strongly question their business ethics and believe the advertised climate control is false advertising. There is zero customer service.

I love this place, always keeps me guessing on how much I’m going to pay the next month. First few months $85.50....next few months $115.36…and now we are at about $161.92. Super exciting! I’ve never felt such anticipation and thrill when paying bills.

Extra Space Storage has an infestation of mice. My furniture was ruined and everything in the storage unit smelled like urine and feces. If you happen to use them make sure to get the full insurance that covers rodents. The company will not take responsibility for any damage to your personal belongings. I highly recommend that you use another storage facility.

With one month's notice, my storage unit, which I rented to move my mother's belongings in when she passed, has increased 50%. It has been less than a year since my last increase. This is what I call price gouging. I have had this unit since September 2019 and my monthly payment has gone from $84.62 to $152.71 in less than two years. The new pricing is effective with my August payment. That is almost a 100% increase in less than two years. Something needs to be done to this company with their gouging people.

Went online to pay my bill and seen it was $42 more. I called and they said yes it is. Why wasn't I notified? They email me, they text me and even call me with reminders but with this they said, "We sent a post card," and since it wasn't returned that is my new rate. We never have mail. We do everything online. It was a sneaky way of getting over on the customer. Said the increase is due to the market so I looked. Not even close. So I showed that to them and they said that's with specials. No. I called. My outside 5x10 unit they say is 145 everywhere else under 100. Very bad business practices is what is happening here.

They are unscrupulous - offering a low fee as an internet special, then boosting the price by 50% after you move in ... as little as 90 days later. This must be illegal, or I hope it is ... I plan to sue.

I was forced to move from one Extra Space address to another because the company was renovating their property. Now only a few months in (about 3), I have received a rate increase notice of almost 50%, despite their verbal promise to the contrary when I moved. There have certainly been no improvements to justify this increase, since it is a brand new facility. Bait & Switch for sure. I certify that this is a fair and honest report.

June 18th 2021 was a very hot day and I was very tired. I'm over 60. I forgot I had authorized Extra Space Storage to automatic deduct from my checking. I even forgot how much I owed. I went in store to pay and manager told me it was more than double than the cash I had in hand. Went back to the bank and got more cash. Still short by $38. We ran my debit card for that and I handed over $450 cash. THEN MANAGER TELLS ME I HAD ALREADY PAID AUTOMATIC-DEDUCT. I asked him to give me back the cash and cancel the $38 debit because I hadn't sufficient funds to double-pay them.
Manager refused. I asked again telling him that if I didn't redeposit the cash, at least - their automatic deduction was going to fail. The manager - who was a different skin color from me - looked suspiciously at me and again refused to hand me back my money. I called my bank the next day telling them what had happened. They did not disagree with me when I called it theft. The Bank Manager called the Storage Manager who assured him the automatic deduct would be reversed THAT DAY, a Saturday.
On Sunday I grocery shopped and ate at a drive-in place as normal. On Monday my debit card was locked. I figured that I was slightly overdrawn. I got paid auto-deposit early Friday morning. I called the bank to have my card unlocked ONLY TO FIND OUT MY PAYCHECK WAS GONE AND I WAS STILL several hundred dollars negative. I had to beg $20 off my employer to buy food - complicated by my electricity being cut off by then. With no way to refrigerate food and no way to heat it - I had to buy the cheapest canned food INCLUDING SOME PET FOOD in order to eat until next Friday. I got a call from a different Extra Space manager telling me they had snail-mailed a paper check to me - but I never got it. It turns out they had sent it to my old address and somebody had cashed it. THE END (OF MY RELATIONSHIP WITH THAT HORRIBLE COMPANY).

It’s been my experience with this company they continues to raise your rates. They offer no communication skills. I’ve had the storage almost a year and a half now due to an illness in the pandemic so I’m unable to move the stuff to another location. My advice to you whoever is reading this do not rent from these people. Run to another location other than these people but always be a good consumer. If we group together we can stop predatory businesses as well.

Looking for a Climate Controlled 10x10 close to Franklin. This location had an online price of $75/mo with a free reserve policy. Been at another Storage facility 15 miles out for 8 years and wanted to move closer into my zip. Great rate, but it was a Bait 'n Switch. Called within ten minutes and told that the unit reserved was not "Climate Controlled" but they had one available for a higher price. I moved ON. Can't judge all the locations by this particular location, but this is standard practice for managers who don't care about ethics, much less their customers. Reserved with Cube Smart for $80/mo.

I started renting space at about $135.00 per month and They’ve increase my rate so often I’m paying over $310.00 per month now. The space floods often and I walk through 8 inches of standing water to get to my rv door. My neighbors toy hauler was broken in to as well.

Extra Space Storage will lure you in with below-market rates, then raise them on you every few months until you are paying more than you would have had you gone elsewhere. Truly unethical company and completely unfriendly customer service. Go anywhere else.

As many other people already stated: They increase the rent rate frequently. My rent went up 40% in 1 year. A very sneaky way to get more money because they know people don't like to move their stuff. I wonder if there is a legal way to stop that.

I believe Extra Space Storage on McLeod in Albuquerque has sold my unit against my will to pay them in not but six days from the day it was auctioned off. After begging and pleading with Elena she had the audacity to say to my face, "Oh you have ten seconds," then, "Ohhh it's too late. It's been sold and we got just a little over what you owed...." then told me I would be getting a small little check in the mail.
You have no idea how devastated I was and still am each day. It gets worse after losing my dad, my boyfriend, my brother. I will never be able to look at my belongings and reminisce when the world was a beautiful place to be and how much life they once shared with me.... Instead their memories will be shuffled around and thrown like trash just to get to the few worldly items their greed craves.... So as I stand there with tears rolling down my face your employee Elena hands me a box of Kleenex and says, "There is nothing I can do to help you.. We are running a business here..." like I didn't know this... What she meant to say was.... "There is nothing I am going to do to help you.... And you can leave my store...."

I rented a unit at the Extra Space Storage in Warminster, Pennsylvania to store clutter from where I live. To start off with, reserving the unit was extremely easy and painless. It can be done 100% online, including signing the lease, and all you have to do is go to the facility to put a lock (that they provide you with inside your unit waiting for you after reserving) on the unit after reserving. Gate access is from 6am-10pm, which won’t be an issue for most people, although I wish it was 24 hours, since if you’re paying $58 a month to store stuff, there should never be a time when you can’t access your stuff. For that I deduct 1 star, although I won’t deduct more than that because overall I like Extra Space.

Stay away! Our brand new boat was stolen from Extra Space Storage, we had it there for less than 3 months. We were assured that the boat would be safe with cameras everywhere and a gate which has to be accessed by an individual code. No one reported a break in to the police and to the customers. Weeks after our boat was stolen we went to get it out and it was gone! We called the police and The management told the police the gate was broken but they never reported it! The management also said the cameras were not working!!!!
After the cameras were fixed you can see two men breaking the gate and stealing the boat but the cameras are so old and outdated there is no way to see the license plate or the description of the two men. This kind of facility should be shut down! And they take no responsibility for the theft! It’s outrageous after they did not report the incident and as per the detective if the incident was reported that day they might of had a chance to find the robbers. Please don’t do any business with these people!

**Beware. Do not store your property with this company.** They popped my locks while waiting for congress to fund unemployment. I live in NY. They targeted one of the three rooms looted and auctioned my brand new items, a room full of personal property. The manager did this after I told her about my unemployment. My things were sold in the pandemic for less than a thousand dollars because they didn't have any money. They allowed the manager to change my rate without notification which is stated on website under rates.
Do not trust this company. They are crooks and nobody has called them on the carpet. I seen a few people speak on this matter lagging proper notifications. A billion dollar company trading on NYSE and stole my things, took advantage of me and my family during this pandemic that was not caused by no fault of mine!! My family has suffered a grave hardship from this company....The district manager has yet to even contact to try to solve this matter. I can't wait to remove my things from this company. My locks were popped months ago. They don't secure yet they allow them to loot for payment and still charge you all the fees the anager faked she was waiving. She was setting me up to steal my property charging me during Covid 19.
Landlords, student loans and banks everyone was working with you and Extra Storage pretended to work with me. All lies. I was set up to be robbed by the store manager in Huntersville, NC. Do not trust her. She is a lies and she set me up and robbed me and my family....Our beds, photos, clothing, papers, I can't even think of the damages. I will keep you posted!! Go any place but do not store with this company. They are capitalizing off the pandemic stealing from hardworking single mothers. Beware!!

I have a 5x5 storage until that is advertised as $41 dollars on their website, yet in the 5 months I’ve had storage there, they’ve up the price and now I pay $78.50 a month. Price gouging at its finest.

Do not store your RV here. Our new fifth wheel was broken into within the first week of storing it with them. Before we even got to use it the exterior doors were damaged and personal items / electronic inside were taken. Extra Space takes no responsibility for security or theft.

I been using this Extra Space Storage over 3 yrs in different facility. I had issues but they fixed it as their DM was good. Knows customer service. Other hand I rented Chantilly Lee hwy VA storage in August this year 2020. Moving is worst thing to do in life when no help being alone looking for storage and movers and packing unpacking. It is obvious that we all try to find best price with good customer service. But reality is those sound like best price with clean facility, they try to get in somehow to and later scam you increasing rate every 6 months which they never disclose in person and expect you to read 50 thousand pages when no one has time to do so.
When I booked this Chantilly storage unit manager didn't explain how to get in and how many buildings are there with elevator and what floor. I wasted 30 min over to find my buildings and then No elevator which gave me mental shock. I have to take one round with my mover dragging boxes using staircase to my storage which was deep inside. I was sweating 62 yrs old lady and my mover dropped my stuff walked out. I lost my $700 hiring next mover next day which was my time, stress and money loss.
I called to speak to a Dist Manager who supported his manager. Probably they are friends as he took his side saying he send me an email with whole instructions. As a manager and a Dist Manager they should use common sense that while moving who is going to check their email when laptop is locked out in boxes when moving out. I was sweating and hurt my body have to take rest for over 7 days. Worst part was his Dist manager was very rude taking his manager side
When it was my due date this manager send me reminder till November on first of the month saying today is my due date and late charge will be added next day. I have to call him every time letting him know that 5th is the last date and he keep on arguing with me each time no reason. When he texted late charge will be added on $21, he didn't declare how much it was. Suddenly I came to know it was $20 late charge. Can anyone imagine when rent is $21 any business will charge you equal amount of late charge? Anyway it was waived and not sure it was twice waived as their website always malfunctioned giving error messages and calling corporate office they forward back to local office.
When interact with local office they get mad as they might get many calls to make payments. So they decided to Jack price to $8 saying their contract say so every 6 months price will go up and its according to market price they raise price. I didn't check website till today to find out if they really Jack the price for public.
I learned today that price was same $21 on website. So they can collect $8 extra from me telling me it's market price and raise every 6 months? It's covid pandemic when many lost their loved items, lost their job and losing their apt or houses. So those lost their houses or apartments and Extra space think due to market the way it is people are dying and losing jobs so they can JACK THE PRICE and scam customers when they advertised good rate in the beginning trying to get them in and suddenly Jack the price whatever they like to and if customers disagree then ask them to MOVE OUT! Is this Ethical? Is it easy to find another place, find a mover and pay them $600-700 to move out again. So who will take that loss moving in and out plus mental emotional stress and financial loss?
If they think no one will move out as it is tough so that way they make extra money from those already there for last year or two does not matter. But fact is on their website Perrine for that size is same I used to pay. So is that fair? According to manager that price is for new customers only. So basically if anyone like to use Extra space they should not use for more than 6 months or they will get horrible treatment by all employees with bunch of fake complaints will be send to DM and finally they will force you to move out or pay.
DM called me last night whom I dealt in the past and was always rude and didn't allow me to speak at all telling me THIS IS THE WAY I TREATED HIS ALL EMPLOYEES WHEN THEY TRY TO HELP ME. Question is if I was rude then what right he has to be RUDE AS A DIST MANAGER and yelling non stop as I am a dog or trash. He asked me to move out as not give same rate due to the market price. His manager also been rude to me each time telling me he waived late charge and extended due date so not give original rate.
Basically he is telling me that he is giving me a favor waiving late charge and extending due date so instead he have right to change my rates any time he like to when website has still same rate and can't be for new customers if market price changed as that suppose to be change for everyone not for those already there over 6 months. I called corporate office and they told me it is call center customer service and they don't have access to corporate. I do think this is unethical the way they are operating their business. As if they hate you due to whatever reason, they can increase rate any time they like as if they own this business as corporate contact not available for public so they don't know what's going on in lower level.

Brittany is everything a professional individual should be plus some. She has assured me through her actions that she will continue to carry out the service I was accustomed to with a previous sales associate. Customer service has become a lost cause in the way of genuine interest, follow-up, correcting mistakes and maintaining productive communication. In my experience Brittany has been all of the above, AND with committed enthusiasm! She is sincere and keeps her word!
In fact if not for Brittany and her manager I most likely would have taken my business elsewhere. Unfortunately I have had some bad experiences with Extra Space. Prior to that I was a long time client of A-Alamo Storage with a history of zero problems over several years. I highly recommend contacting Brittany for your storage needs. She is a gem, her enthusiasm and professional service are so refreshing!

I just had a really terrible customer service experience that location Powder Spring, GA. The store manager is rude and inexperienced with handling professional conversation with customer. Trying to offer me a overprice move out quote when I questioned her about the price she offered she couldn’t justify the amount. I also requested for prorated amount weeks before but never received a call back from the store manager. She stated she called me a day before the next month's rent was going to be added to the account. But I did not receive any voicemail or message from her. Cindy’s very poor customer service skill.

I started out and was a mom and pop shop that was acquired. I started at one rate and in six months time the rates have went up twice. How greedy is that and in the Covid-19 pandemic we're in. Then you've to call and speak and leave a message for different people with no empowerment. Most whom are under the corporate control and scared of losing a job. I believe an investigation with Attorney General for storage units across the USA is well over due! #use-your-dollar-power-and-boycott!

6 months in and Just found out today that my rent was increased by $60 after 4 months. Such a sneaky way to increase my monthly payment. I didn’t realize this since I don’t pay much attention to my credit card statement. I will be looking for a space at a different company. This company is a ripoff.

This review website it nice because it tries to validate its reviews and reviewers. As someone who does research in higher education methods in STEM fields, I know the other way to validate a review or survey is internal consistency. If you have ever taken a survey and it seemed like it asked you the same question in a few different ways, this is done on purpose. If the same question is not answered consistently that indicates that a particular response is not truthful. In this current mad rush of “Fake News” claims such validation is more important than ever.
Therefore I offer a simple method to validate called the pro/con approach. Only a negligible number of entities are 100% bad or 100% good, so an accurate review can usually provide both good and bad elements even if the preponderance is either good or bad. Therefore let me begin with the positive aspects of Extra Space Storage which is likely responsible for its rapid growth in the storage rental industry.
PROS. Extra Space Storage has built a large number of very modern climate controlled facilities that are really nice. They are clean and have easy after hours access through key pads. I don’t know their business plan, but I teach a class on new technical start-up at a large technical university in the southeast, so my guess is they decided to go after a high end market with nice facilities. The cost of these facilities is likely significant so they will likely have to charge premium rates to support the associated costs.
The biggest complaint I see in other reviews is the regular rate increases allowed by their contracts. I am not complaining about this. My guess is they start the facilities at a fiscal loss and then depend on regular rate increases go recoup their costs. This is a very clever strategy commonly employed by many companies, but the quality of their facilities may actually justify it. Even the local and regional staff are nice and provide a good level of customer service.
CONS. Given the previous section, one wonders what my complaint is. My complaint is a classic problem that other companies have suffered from – a disconnect between senior management and the local staff and facilities. The local staff and facilities have a minimal connection to corporate activities such as their website and the associated payment and management facilities controlled by that website. This is where my problems began. It began with some misinformation that caused me to waste some of my valuable time, and then escalated to violation of legal business practices that made me waste even more of my time. The local staff tried to help, but they fell short, and they are only empowered to give me $25 off of my rent when things really go bad.
I work full time and I am the primary caregiver for my son and wife who both have significant medical problems. My wife is terminal, so my time is the most valuable thing in my life and wasting hours dealing with this poorly run company is a personal affront to me. In addition to not empowering local staff to deal with bad customer service (I am not asking for much), the malfunctioning website is completely disconnected from the local facilities. The more recent problem is a malfunction of the website that does not allow me to pay my bill on-line and does not allow me to get a monthly invoice to pay my bill. Failure to provide a valid invoice eliminates any legal expectation of payment and that is my complaint (see details below).
MY SITUATION. My problem is that I am very busy, and I usually visit the facility and manage my account and bill payment outside normal office hours. Currently I have no access to my account due to problems with their website that the staff admits is occurring. My first complaint was that they put a lock on my unit because I failed to install my lock within a couple days. They do this as a reasonable security measure, and I suspect that this is outlined in that long wordy contract that none of us read completely. I just wished they would have told me explicitly that I need to install lock within a couple days or they would lock it. It caused me to waste two hours of my time showing up on a weekend to find my unit locked.
I did complain and my facility manager said she would try to get me a discount on my first months rent when asked for a half month discount. I have since learned that the staff needs to go through heroic measures and make a formal request to authorize anything more than a token $25 discount. I suspect that she asked, but was only cleared to provide that token $25 discount. I suspect this was approved, but I have no idea if it was because I can’t access my account, and I have yet to receive a valid invoice for my unit. Honestly, this $25 discount is a reasonable compensation for my inconvenience over them locking my unit as a security measure. If this was all that happened I would not be writing this review.
The real problem occurred when I wasted another couple hours going to my unit on a weekend and was locked out because the second month of the bill was not paid. I never received an invoice on-line or via email. I had planned to setup up autopay, but I was locked out of my account. When I called the local staff, they said I need to call the phone number of the website. However, the website state said it was a local authorization problem, but the local staff insisted this is a corporate issue. This is the fundamental error of this company, and why they will not be successful until they fix this disconnect between the local and corporate level in both customer service and on-line payment. I am writing this up as a case study to use in my start-up business and how not to manage customer service.
More recently I confirmed that I was using the email on file for my user name (that is the procedure). I still could not login so I tried to change my password thinking I had remembered it incorrectly. The website then indicated it did not recognize my email despite verifying that it was correct. Having worked in the software industry before joining academics I guessed they might have reset my account (that’s what I would have done). When I tried this, the website displayed an internal error. I called the corporate website number again and they told me it would take a few days to fix this. This is a ridiculous answer that leads me to believe they are not hiring the right programmers. I am currently waiting for them to fix this, but I have asked for an additional half month off my rent for this latest inconvenience.
I escalated this complaint past Kim, one of the regional managers, to Nick, another regional manager. Nick gave me the party line that he may be able to get me an additional $25 form my trouble, but it was doubtful that he could get me an additional half off my rent ($59.50 vs. $25). I have not had a good interaction with Kim or Nick, but it is not their fault. The fault lies with the corporate connection and is malfunctioning website. The fault likely lies with CEO Joe Margolis and his upper management staff. If they read this review, I will state categorically that Kim and Nick are doing a good job, but Joe needs to restructure his corporate communications and management.
The latest problem I had is that Nick and I had a serious miscommunication. Nick tried his best to explain to an annoying old guy (that would be me) that a monthly email reminding me to pay my bill is a courtesy and no excuse for me not paying my bill. What I failed to explain to Nick is that failure to provide a valid invoice to me produces no legal expectation of payment. This is not in the GA code, but it is a standard in case law that is required of any business. More recently, this invoice delivery requirement can be provide via website access like most companies do. However, failure to provide an invoice through mail, email, or a website is unlawful and provides no expectation of payment. Many companies (see your credit cards) provide the bill or invoice on-line and then also send and email. I am receiving my invoice via none of these avenues so charging me a late payment fee is unlawful.
They have removed the late payment fee after I call them to give a credit card over the phone, but they act like they are doing me a favor when they are actually in violation of legal business practices. Despite Nick’s implication that I am just a feeble old guy who needs a courtesy email to remember to pay my bill, it is Extra Space Storage that is behaving unlawfully. This issue has caused me to waste a couple hours on two different occasions that I value at much more than 2 x $59.50 I am requesting. However, that is all I am asking for. They did offer to setup autopay for me on the phone, but I prefer to do this on-line under my control in case I want to change the payment method in the future. I want to be able to do this at 10pm at night when I have time available, and not during the day when I am working are dealing with other things.
Nick was good enough to remind me that my contract includes a binding arbitration clause. As such, my only option is to post reviews like this so I will continue to warn customers about this poorly organized company who cannot operate a proper website and doesn’t care how much inconvenience this causes for their customers.
MY RECOMMENDATION. As I said previously, the facilities and staff are very good. However, if you are a busy person like me you should avoid this company as they appear to devalue the time you have to waste to compensate for their malfunctioning website. If you are retired and don’t mind marking your bill due date on your calendar and don’t mind calling them up to pay your bill you may want to patronize this company. Alternatively, you can give them a credit card number to pay your bill and absorb the periodic rate increases as long as I realize you have to call them up to find out the status of your account. I just don’t have time for that.
My advice to Extra Space Storage is to pay a decent salary to hire competent programmers to fix their website and on-line payment system. I would move to another storage facility, but I have wasted too much time moving things into the facility, but once I downsize my house to simplify my life to deal with my family's medical problems I will move out of this facility and look elsewhere if I need storage in the future.

First of all how dumb is it that you can only access your locker during certain times? You have a code for the gate and you have a key for your locker. There’s ZERO reason for it to not be 24 hours access. They have cameras everywhere. Second, they will start jacking up your rent at random times to encourage you to move out. They get bigger bonuses on turn over, not customer retention.
I have used them at 2 other locations and they screw me every time. In the past year I have had 2 rate hikes that equal over $50 in additional monthly payments. Now is this because their costs increase? No not really. They don’t add more units. They don’t do anything extra they didn’t do before. They just feel like making you pay more. But if you move out and into another one you can get that low rate and your free month or whatever. Now does that make sense? Crooked company! Let’s not even get started on the climate control. I don’t really consider 80 degrees climate control.

I stopped by the Sunnyvale Extra Space Self Storage yard yesterday and was able to find a space for a vehicle. I was impressed by the high degree of service provided to me and other customers I saw. Service was thorough and efficient without any attempt to sell me items I didn't want. I wish more businesses were run like yours, thanks.

It is an unfortunate situation that I paid Extra Space Storage in Memphis Tennessee over $4000 in storage fees to have my entire home furnishings damaged/destroyed from Property Neglect. I trusted and paid for Extra Space Storage to provide adequate care in which they failed to do. (1.) They did not replace the bottom of storage doors or add new or additional weather stripping when they knew it was needed. (2.) Changing the Chemical base for Rodents which was of less value and poor quality. (cheaper and did not do the job).
(1) In regard to your units needing weather stripping but choosing not to address the issue until a unit became vacant was a very poor decision. On Friday 6/19/,2020, Extra Space Storage Regional Manager Randy ** said “since each tenant has their unit locked, it would really have been an inconvenience & very time consuming to try and coordinate a time for staff & tenant to meet. And that the actual procedure took about 30 minutes and the tenant would be required to wait, therefore we waited and made corrections once a unit became vacant". The decision NOT to notify me resulted in water, dirt & mold damage to my furniture. This is unacceptable and Extra Space Storage obviously knew there was a problem. As a customer, I would have thought the decision to meet for a 30-minute unit correction to better protect MY furniture would have been left up to me – Not them. It certainly would not of been an inconvenience to me.
(2) Both Regional Manager & Site Manager mentioned that the location shared sides with a type of drainage ditch that was a problem with rodents. Again, Extra Space Storage is aware of the problem, yet changed their existing chemical(s) supplier. This is a problem. This neglect has caused me to lose or have damage to 100% of my property. I paid for the store and care for my personal belongings and Extra Space Storage is in breach of adequate Service, Care & Trust.
The amount of time that the moisture & debris from the lack of adequate weather stripping that you chose not to replace until a unit became vacant has damaged the bottom of practically every piece of wood furniture in my unit. Mixed with some Rat urine – makes a great combination. The photo... that is my very own mattress that WAS carefully wrapped in a thick Shrink Wrap for storage. At Extra Space Storage it became a Rat haven for breeding which destroyed my bedding with BLOOD and URINE. RUN FROM THIS COMPANY --- DON'T WALK. RUN.

My rate has almost doubled in the years I've been there. They go up every 6 months. It's abusive. I'm a good customer and pay via automatic payment, but I'm also on a fixed income, and my income certainly has not increased comparably. Their value has become a liability.

I rented a 10 X 22 for 3 years, paid 237.00 a month. A large majority of my things have been ruined due to their negligence. The unit had a leak that they tried to repair 3 times. When I finally had enough and hired movers they decided to fix the roof, 2 weeks before my move out date. Needless to say, the roofers were there on the day my movers were there. Besides rushing the moving company the debris from the roof blew into a movers eye, I had to pay an extra 50.00 hazard pay, not to mention that the roofers were not adhering to COVID-19 guidelines.
We left with 1/2 of my things and came back the following day only to find the remainder of my belongings covered in what appeared to be sand and debris from the roof. I contacted management with little or no concern. I have many pictures if you care to see them, contact me! If you care for your things do not store them here. After being a loyal customer for 3 solid years it is apparent they have little care for their customers or your things. Beware and read the fine print.

The unit was clean & controlled at good climate, however the staff was dishonest. I noticed the increase in the contract but was told the rate would not go up though it did on multiple occasions. The unit was NOT accessible in an emergency. The toilet was not accessible during business hours. This was at the Miami Gardens Florida location 5903 NW 183rd Street.

I had been a customer for over 2 years. When I traded out a wardrobe and put the old one by the dumpster (this is something they told me I could do if I needed to dispose of something) they charged me a $50 fee and refused to refund the fee. I told them that I would be moving out since they didn't care enough to keep me as a customer and the only thing they said was when will you be moving out. Then the topping was when I moved out in March mid-month they refused to refund the prorated amount. I would never use them again.

Extra Space Storage 8777 W Warm Springs Las Vegas, NV. Worst experience of my life. My beautiful brand new 14 ft trailer was stolen out of Extra Space Storage today along with multiple other units that were busted into and the whole front end of a van next to me smashed into pieces. I haven't even been there a month yet.
I received a nonchalant call from Jessica (the manager) this morning asking if I have moved my trailer recently. I said no and she told me it was gone. I jumped out of bed and asked what she meant and was explained that it had been stolen. As I started getting ready to head there I was asking a lot of questions and was rushed off the phone as she had to answer other multiple calls and needed to finish with a customer. I rushed down there and called the cops immediately. There were another 2 people there whose units were broken into and items were stolen. The gate was broken, the gate seems to always be broken according to many other tenants we spoke to.
Jessica would not come outside to talk to us, she wouldn't offer any help or even compassion. We had to call the office to speak to her. The door was locked and all the blinds were shut. I called her when I got there to ask a few questions and was rushed off the phone again being made aware there her phone and the office phones were blowing up. The owners of the smashed van showed up but again, there was no one to help or even give advice. No compassion for people that are paying rent.
We waited 6 hours and finally at 430pm the police officer showed up. I called Jessica again and she said she was not going to open the door or come out to speak with us. My police report has been filed and my insurance company has been called. I feel so defeated and utterly devastated. I just bought that trailer for my birthday earlier this month and trusted this place to keep it safe. I had 2 huge locks and a tire chain that was sawed off. I work so hard for the things I have, it's so heartbreaking to see something like that be taken from you.
The gate was still broken when I left. The cameras are not good enough quality to have caught who did this. No calls from corporate displaying any concern as Jessica told me she spoke with them already. No one to talk to there and no one wants to help. There's nothing I can do now. I've been swept under the rug. The trailer is gone and Extra Space Storage is doing nothing. Praying my insurance will help me replace my trailer because I'll get nothing from Extra Space.
Please be careful where you store your items at, check for cameras and make sure the surveillance is intact. Most importantly, read reviews everywhere. There seems to be a ton of reviews throughout here and Yelp about the gate always being broken. I wish I would have seen that before I came here, maybe I'd still have my trailer.
The total damage was my brand new locked trailer was stolen, 3 storage units smashed with over $5k worth of tools stolen and a parked Mercedes van completely smashed up on the whole front end. Break ins happen monthly and there are tons of police reports. This seems to be an inside job and the company won't even contact all of us that were affected. There's no one to help. They have completely turned their backs on us when we need help.

After almost nine years with this company -- and ALWAYS paying my rent for a storage unity on time -- it just raised my rent from $114 per month to $180. That's INCREASE -- $66 -- IS more than half of what I'm paying now! There was absolutely no warning; all I got was a computerized notice telling me of the increase and telling me to vacate my unit by April 4 if I didn't like the rent increase! This is no way to treat a GOOD longtime customer. This massive increase is way out of proportion, considering previous increases in my monthly rent has been in the $10-15 range. This is just plain GREED and EXPLOITATION. What happened to valuing good customers? PLEASE HELP STOP THIS HARDHEARTED COMPANY!!

Lisa and Julie are both extremely competent and friendly. They will work to make sure everything is perfect for you and your storage unit. The premises are clean, safe and well kept. I have a background in law enforcement (26 years) and believe they have done just about everything to insure good security measures. My rent has been raised twice, and now a 10x10 is costing 265.00. I'm disabled, and it's difficult for me to move. This space is also not a temperature controlled room. Their services are horrible and they also lied to me like the other gentleman. it wasn't until I called that their representative got back to me, and say they increase the rent every nine months. Nice. -- Good way to keep returning customers. I am looking at moving ASAP.

In the beginning, it's all nice and perfect then as the months go by, the bill gets higher and higher. They don't tell you that. You'll find out the hard way. My rate was increased from 196.00 to 246.00 for a 10x20 climate controlled unit in Georgia. I think that this is an excessive rate increase and I asked if it was possible to negotiate the price since I've been a customer almost 20 years. I was informed that the District Manager stated that this is the going rate for this size storage unit. I was told that because I pay annually with the 13th month free that I've missed the 6 month fee increases. This is a rip off to increase the rates every 6 months. I'm definitely going to be searching for another storage company.

I live in Campbell CA and recently had to sell my home. I had my things stored in Los Gatos, CA for 2 years with NO RENTAL INCREASES, but wanted to save some money on storage. I own a town home in Folsom, CA and the pricing for storage was a good savings, so I hired movers to pack up my things, rented a Uhaul and then paid another set of movers to unpack the the truck and fill the storage locker in Folsom. This was not a cheap move for me. I moved my things into Extra Space Storage in Folsom in Dec of 2018. I have been there for a year and one month and I have already received 2 large rent increases! I am not paying only $15 less than I paid in Los Gatos, which is some of the most expensive property in the country! Much less than Folsom!! So what gives? I see now rational for 2 large rental increase except to line the pockets of the owner. It's immoral and disgusting.

STAY AWAY FROM HERE!! Everything my daughter and her husband owns was stolen from the storage unit on Ann Rd in Las Vegas and nobody has done a thing about it. Their furniture, personal items, wedding gifts ALL GONE!! We filed a police report, cops don’t care, the manager has no answers as to how the people got in after hours. Sounds like someone is covering up what really happened. I hope other people see this so they know to never store their things here. My next complaint is to the Better Business Bureau and every other site I can find.

Do not rent an unit from extra space on Ashley River Rd. We had a unit there for a very short time and just opened it to find huge rats and maggots. Everything was ruined, the employees admitted they’re aware of this issue and it’s common there due the the construction next door. They don’t care and were not helpful at all especially the regional manager Shawn **. Very rude and not understanding. I understand you take a chance in unit with minor issues. This is a health department issue and they’re aware of it and choose to do nothing. If you renting there now ... get your stuff out now. If you need an unit go elsewhere!

Our ministry has been a regular customer at various Memphis Extra Space locations for the past 14 years. Extra Space sends postcards regarding unexpected large rate increases which are sporadic, not at regular intervals. If we don't call about the increase to have it adjusted, they will not give refunds. We recently learned that our credit card was charged an additional $180 for the past 3 months. I called and the increased rate was immediately dropped from a monthly $60 increase to a $10 increase, as has been the case over the years.
The regional director, Randy, returned my call regarding our overcharges and claimed that they mailed a postcard regarding the increase. We did not receive anything in the mail regarding this last rate increase. He admitted that they do not send emails regarding rate increases. However, we did receive a sweet "Good-Bye" email the same day we moved out. Randy also claimed that Extra Space will not give refunds. We moved to U-Haul where we were told we would never get rate increase surprises like that. Apparently they've blocked me from their site to leave a review. Don't do business with Extra Space if you're not wanting to play this rate increase game and find that you need to move impulsively due to their lack of appreciation for customer loyalty.

This is the BEST place to do business, they truly care and value the customer experience! My mother is moving from SC so I recommended this storage facility since I live nearby. My mother is knee deep in the moving process and directly contacted the facility. Unfortunately, she became extremely confused about pricing and logistics during the process. During the entire process, the assistant manager, Tom **, was extremely patient, attentive, responsive and professional. He expeditiously and diligently worked to review, research and resolve the misunderstanding.
Once I realized that my mother was in need of my assistance (an authorized point of contact), he did an excellent job of attentively listening to me reiterate the issue. He provided clarity on the misunderstanding and went above and beyond to make sure my mother had an excellent experience. This was the best customer service experience I have ever received! Wishing much continued success to the Extra Space Self Storage team and extend my best wishes for a healthy and prosperous 2020!

They sold my unit. 58 years all my life was in that storage. No regards. No laws for the tenants, because it's commercial property. The facility can do whatever they choose to do their default setting. When down they add moral insult to the economically injured. This accomplished little but line the pockets of the treasure hunters. The public has no recourse whatsoever. Approach storage units with fear & much caution.

And sentimental family items, only to find an explosion of mildew over all furniture, oriental rug, and belongings. According to the CDC "Mold growth is encouraged by warm and humid conditions." I went to Extra Space Storage because they tout "climate controlled" storage. Obviously the unit was not maintained as promised and I was informed by the manager that there will be no investigation as to how this happened. What happened to good business practices? What has happened to my belongings is not my fault but that doesn't matter to the owners of this facility. I had my rent automatically paid through my credit card every month. I was a good customer.
Now I am left with a huge mess not to mention the loss of my personal belongings. I had to purchase furniture for my new residence (an unexpected expense) and have lost many personal mementos. I paid for insurance through Extra Space Storage and I am hoping the people who have contacted me, and I have contacted (Austin **, Dayna **,) will do right by me. Who is going to want to go into a mold infested storage room when the CDC warns "Severe reactions may include fever and shortness of breath". I would never use a storage facility again. Extra Space Storage has made me feel like just another number and not a valued customer.
UPDATE: 11/13/19: Extra Space Storage offered to clean my stored items using SERVPRO. I was given a date and time to meet at my storage unit. When I arrived at the storage facility, the manager was on the phone talking to SERVPRO. I waited for her to end her call. She came out and apologized saying SERVPRO had no record of the appointment. She would credit my account $25 and call me when they set up a new appointment. I got into my car and drove halfway to Franklin and the manager called me and told me the SERVPRO employee was there and could I come back. I turned around and went back.
After looking at the inside of the storage unit, the SERVPRO employee told me and the manager that it would take two people 8 hours to clean. The cost $3,068.30. Extra Space Storage said that after the items were cleaned they would be moved to a unit in another building on the premises. The SERVPRO employee told me that my couch and rug would have to be moved to their facility, cleaned there and dried thoroughly. I also had plastic bins in that storage unit that had mildew on them. I asked him about the contents inside these bins and he said they should probably be ok. Anything in cardboard boxes would have to be cleaned and there were some items that they could not clean and would have to be thrown away.
I was told by the manager that I would have to sign a release before any of this could take place. I asked that a copy be emailed to me so I could have my attorney look at. Upon reading the release, my attorney advised me to clarify the description of the results of the investigation stating the cause of the mildew and to call the Austin **, my claims adjuster with American Claims Management to find out exactly what it meant.
On November 6, 2019 @12:30 pm CT I called and spoke with Austin **. What I asked him what ESPR - Water Damage meant. He said ESPR is just a code that Extra Space Storage uses. I asked him why does it say water damage when the claim was denied because of atmospheric moisture. He said he did not know. I asked what the investigation said. He said, "There was no investigation. We just called and asked the manager and she said there was no water damage." I asked him if we could arrange for an outside company to do an investigation and he said, "Yes, I will have a company call you in 24-48 hours." I NEVER RECEIVED A CALL. This leads one to ask "What is Extra Space Storage trying to hide?"

Point of the story, look for other storage companies because Extra Space is trying to monopolize the storage industry by buying everyone out and raising the rents as they please and when they please. I'll be out by the end of the month after being there over Five Years. ADIOS!!

I was in the storage unit for over 4 years in the first two the rent was right and no issue. Two years in rent had increased and I was continually finding the floors cement deteriorating leaving a residue all over my belongings. I brought the issue up several times with no explanation. The 2nd to last day of my move out I was greeted by Sophia. She was very kind. I was able to explain the situation with the floor, but was no resolve of the ongoing residue. Be warned is corrosive to certain materials!!! So I moved out due to being sick of paying higher, and higher rents when this residue exist and constant chore to clean off belongings. Three days post move out I was sent this threatening message by Thomas and Extra Space associate. In addition I did not leave a single thing behind. So it was very upsetting and unprofessional. I replied back to Thomas and no surprise I was ignored and not offered an apology.
“Hi Brian, this is extra space storage, you dumped a bunch of trash at my dumpster here at extra space storage. The shelving that you left behind please come and remove that from my property or break it down and put it in the dumpster. Otherwise I can not move you out or charge for the folks to come and remove the shelving and charge you $200 for removal. Any questions call me at **. Thanks Thomas”

First of all...their spaces are at least about 1 foot x 1 foot smaller than the size they quote you as they have these huge metal brackets inside the units that hold the metal walls together and take up a lot of your storage space! Second of all, the people working on-site there have absolutely no customer skills and were horribly cruel to me when I showed up 4 minutes late for sign-in due to loading problems with the truck at my other storage unit! The man there, had black hair and possibly was Asian Indian (had the ind of accent) who was a complete monster! He said he couldn't sign in to their computer to do the necessary paperwork because he had already "signed off". So I asked him to call his manager. His response was nothing short of jaw dropping as his verbal response was, " I'm no longer on signed in and on the clock. So I don't have to do anything to help you!"
I KID YOU NOT! That is the response I received! And there as a tiny little Laotian/Vietnamese women who was also working on site with him who kept screaming at me the entire time and swearing at me referring to me as a derogatory manner saying I was "American" who thought I could just arrive late and make them "work". Like I was nobody! I was trying to get the paperwork done so I could unload my truckload of belongings! I had made arrangements to move in just a few days prior. The people on the phone that do the booking were fine. But they aren't there on site to help you. So I was at the mercy of these two monsters who caused me to lose hundreds of dollars of my property because I had no place to store it at 6 pm at night!
These are people who try to make it as traumatic as possible. No problem solving skills. Doesn't even begin to explain what they put me through that evening! Absolute monsters! I wouldn't send my worst enemy there! Were I the manager I'd have fired those two ON THE SPOT! Go anywhere else to get storage space but DO NOT USE "EXTRA STORAGE SPACE" as they are manipulative liars and monsters who haven't the least shred of decency! Also, if you read some of the older reviews on this place located at ~Extra Space Storage~ at 3289 El Camino Real, Irvine, California you will see they had flooding. They also evicted people in order to raise the rates on their storage space!

On 10/5/18, I rented a unit from New Hope, MN location. I reserved it online and went and met up with the employee to check it out. He showed me the unit, #2018. I agreed that it would be sufficient and went ahead with the rental. Being that I was unfamiliar with the locks used, I even had him show me how to use it. Throughout time, I was in and out of there quite frequently putting things in there. I remained in good standing, never late on payment and on 6/5/19, I ended up going away for 4 months. During that 4 months I remained in good standing with my account and paid it thru 10/8 so I could have a peace of mind that my things would be safe. I had so many valuable things in there as well as sentimental. When I got back I went to storage to put some the gas in it (9/20). When I went to put my things in my unit, my key wouldn't work. I thought maybe lock was jammed and being that it was a weekend there was no staff.
I returned on Monday in hopes that the staff would help. At that time I was informed that #2018 was not in my name, that in fact #2118 was the one assigned to me. I had never used 2118 nor even walked by it. Dude tells me to go try my key in 2118 - reluctantly I tell him I'm not losing my mind, I know that 2018 is correct. I walk up to 2118 which is on the complete opposite side of the building and find a vacant unit with a tag and their lock which indicates that that particular unit is open for rent. I tell him it is absolutely not the correct one and now I an in hysterics.
Turns out that the locked I had been piling up with jewelry, designer clothes, car stereo equipment, motorcycle gear, etc had been auctioned in July and the unit had been rented to someone else in Aug. They went on to tell me that an employee was doing walk thrus and noticed that unit 2018 was supposed to be vacant and they made multiple attempts to contact the number on file and could not get thru.
A friend of mine who was with during this conversation inquired as to how the employee could have made multiple attempts at contact if the unit was supposed to be vacant. Who was being contacted? Since all of this occurred over a week and a half ago I have gotten no answers. I've been told corporate (Tracy) is supposed to be calling for b days Now with no word. I am devastated and this is all extremely shady. Oh and conveniently, the employee who was working the day I was assigned the unit, had a Stroke and ended up cracking his head Open? Yet I saw his bit card When I got home. I can't believe this. Even more Insulting is the fact the unit was sold for $600. They are definitely going to be Sued.

In Dire straits when I called to speak with someone who could, come close to fulfilling a miracle. I needed to save my Storage unit from being auctioned off. I had had some personal financial issues that interfered with me making payments on time. This time, it down to the last 3 days. TREE, assured come that everything was going to be alright by making sure that I knew about all the options that were available to me. Professional skills were top of the line and I am very grateful for her assistance and professionalism to help me resolve my issues.

I rented a space for a month and 5 day, I was told on for 2nd month I will get charge only for the days I used the space. Once space was vacant I requested my refund. I was told that I had to requested before the card was charged because they cannot do refunds. A Large company can’t do refunds, I was surprised. If had known that I would cancel 5 days before. Manager was useless. They just took my money, no shame.

Initially I moved into Chicago Ridge Storage facility. It was great. I loved the staff and the service. When Extra Space took over as the management company it was a nightmare. Now I am forced to move out. I would not rent from Extra Space. They lock you in. If you are in the storage facility already before the time ends they physically lock you in and you have to call 911 to get out. The manager's availability is limited and the corporate office direct you to the managers. I hate this facility. My experience with them has been terrible. I give them zero stars.

Most of the reviews for the facility at 750 E Sample Rd, Pompano Beach, FL, are FAKE. STAY AWAY! You WILL regret it! We've been here for over 5 years now, and this used to be a great storage facility when it was Storage Post, with friendly and helpful staff. But 2 months ago this facility was acquired by Extra Space Storage, and the reviews were imported from the previous owner. Now the staff is completely unhelpful, unable to accommodate any simple request. The manager seems to be always in a horrible mood and takes it out on anyone. DO NOT RENT HERE! IT WILL ONLY BE A HEADACHE!

They're no better than any other American based company. Nickel and dime hard working people into submission, with sneaky rate increases and forever rising late fees. With a fixed income, upward spiraling apartment rental rates, struggling to find employment, I couldn't keep up my payments, and eventually lost my storage to auction. As I look back at the total amount spent just this year (over three years of total storage time), my last payment was at the end of May, easily $1,200 spent on payments and late fees.
Companies like this are just another American excuse to financially rape hard working people. If you think about it, who would likely need storage? Typically, it would be those who live in apartments, or townhouses in dense areas, or people who don't own land, that have limited space to begin with. Since setting up a storage shed where one lives can't happen, apartment dwellers have to rely on [paid] storage to keep things.
ESS and others like it are no doubt owned by wealthy billionaires and multimillionaires, who also own the apartment complexes that continuously raise the rent on an annual basis, which in turn makes it harder and harder to become a homeowner if you're not one already. Thanks to a bought and paid for government, companies like this can do what they want, while probably paying virtually no taxes. They get to bend us over twice, once on rent and also storage. Oh, and they keep wages stagnant, which means the trifecta screw over. Isn't America great.

I vacated my space two weeks prior to the next bill due and notified them that I had moved out. I was current on my payment, but they told me I would not be refunded the difference since I didn't tell them before I left the unit. This is unethical any way you slice it. It's stealing from the customer. If I'm not using the space, I should get the difference back. It certainly isn't costing them anything to have a freed up unit.

I would give them no stars if I could, absolutely the worst experience after multiple rebrandings of the business. The newest one is Extra Space Storage same ** in the same spot. After finding out that all my clothes were damaged because somebody decided to smoke marijuana around the area and shut off the sprinkler systems I get told I'm only covered for $2,000. In addition to that I asked what am I supposed to do with all the damage clothes, this little West Indian girl who works there tells me I have to take it with me. I told her there is no space in my car and then tells me that I have to figure it out.
Then I asked her as a courtesy they should take it since I just took a lost that as a courtesy they should take the destroyed items with them. She replied by saying that they will not and if I leave it there and they're going to charge me a clean-up fee. Then how you going to charge me a clean-up fee when my items were destroyed in your care. I don't understand how that even make sense, at least have the decency to at least take care of that. Her nonchalant attitude it's really what ticked me off. She was not supposed Vedic or empathetic to the situation as I drove all the way from Jersey to go pick up some suits for work and I lost everything. The other employees that were there one more sympathetic to the situation. Needless to say I'm done with this place.

I'm a long time renter at Extra Space Self Storage in Hilliard Ohio. I can only speak for this location, however it seems that there is no end to their price increases. BEWARE!!!! My rent has increased every year for 10 years to where I'm paying nearly $200/month for a 10x15 unit which they themselves will rent, online to a new renter, for $80/mo. This is ridiculous. Where do the increases stop? I'm tired of hearing the excuses of higher taxes, etc etc. At this rate, another 3 years, and we'll be paying OVER $200/month for 15 s.f. of space. Is this your deal? Unlimited rent? Seems so. I'm preparing to hire someone to move my stuff to another place and, I assure you, there will be a cap agreement made for a long time renter.

You're lured in by the free month that's offered upon signing up, but be aware that the cost of your unit will increase every 3-6 months. Over two years, my monthly rental fee increased by $100! Had I been told this upfront (ideally when I sat down to review all costs/fees before choosing this company), the increases wouldn't have hurt so much. They claimed that there were increases for all units -- even new customers would have to pay more. Yet, when a friend called to get quotes on my identical unit... they offered her the same low price that I started out with. So shady! I once spoke to a woman who rudely said, "Storage units are meant to be temporary...you've had one for too long so the price went up".
So, basically this business model doesn't want long term customers? Due to circumstances beyond my control, I needed a storage unit for two years. With each increase, I considered moving out but the cost of hiring movers outweighed the savings I'd get by going somewhere new. I was stuck. When I did move out, many of my items (rugs, couches) had an odor. My headboard with pewter nails was rusted. Makes me question controlled temps. Bottom line -- I'll never use a storage facility again. If I'm ever in the same boat... I'll donate or sell most and store sentimental items with friends/family. The overall cost and condition your items end up in just isn't worth it. Long ago I used another company (sadly, they've been bought out by ESS) and they never went up on prices. If you must use storage, shop around, ask more questions and read the fine print.

Customer for over a year. Never late payment as Extra had my credit card. I moved out and received this notice: "If notification is received prior to receiving your last month’s payment, your last month of rent can be prorated, and you will be charged only for the days you use. However, Extra Space Storage is unable to offer any refunds once the month has been paid. If you have additional questions, please contact your local facility at 949-556-0971." Thanks for nothing. And no breaks although the elevator wasn't working for 3 days. So I had to pay my movers extra $$ to carry my stuff down the stairs. Don't go to Irvine CA Extra Storage.

Extra Space Storage just keeps raising their rates. They increased my rates 3 times just in a one year. I started at $105 and then in 3 months they raised my monthly payment first time, then in 6 months they increased again and in another 3 months they repeated it again, so now I pay $145. I see they do not want long-term customers. Garbage dumpster always locked, so you not able to throw out any trash. Two restrooms and both always, always closed. I highly recommend DO NOT DEAL WITH “Extra Space Storage”. Never rent a storage at “Extra Space Storage”.

Went to get my sectional sofa out of a climate controlled unit in Charleston, SC ADDRESS 2345 Savannah highway. My sofa was destroyed by rats or mice. I had these items here for a few years now. I will see if the insurance they sold me will take care of my sectional sofa as I put to the curb for pick up by the trash man. Will see the outcome of this but be careful about this place. Would not use again.

Extra Space is notorious for raising their rates every 6 months, just because they can, whether inflation has gone up or not! I was told to expect rate increases every 6 months come rain or shine! I find this a very shady business practice. I have rent from Extra Space for years and never had a price increase, it’s just been in the the last 2 years I have been hit with rate increases! They must have to pay for all of the new locations they have been building in Dallas all over the place!

I have all of my belongings at this facility in Lake Elsinore. I have been with them for almost 4 years already and they have been so much help. I'm not only happy about how clean the property manager keeps it but he is also kind with answering any questions. I would recommend it to anyone who wants to see their belongings well keeped and in the same condition.

Extra Space Storage just keeps raising their rates. I started at $60 and a few years later they want $115. Rate increases are also getting bigger -- $2, then $5, then $10. I guess they do not want long-term customers. I'm leaving forever.

I rented two units at Extra Space Storage, at first everything seemed to be ok. They offered me a month free which was great then they said if I take a second unit which I need it anyways they can give me two month free each, also I believe because I got Stuck in an elevator for 4 hours and they had to call the fire department to get us out, second and here is where the problem started. They charged my card on the second month without my authorization and didn’t honor the second month free.
I Spoke on the phone with the manager who said he would handle that for me, nothing happened after waiting for a week, I came swiftly to pick up my things from them as I wanted to cancel my business with them and the lady offered me help to carry things out who is the manager. She ended up damaging my sofa which I just bought prior to putting in at storage and didn’t even apologize then she then threaten to beat us up if we don’t leave. I called the police and I filed a harassment complaint against her. Overall if I could give this company negative 5 star that’s what they deserve. BEWARE. THIS COMPANY IS FRAUD.

Never say 'never' but I won't rent a storage unit from Extra Space Storage again. The company uses an intermediary online called SpareFoot. The price I was quoted by SpareFoot was not the same price that the manager, Tyler ** quoted me. I emailed him the contract with the price and unit size that had Extra Space storage on the contract, I also spoke to him via the phone. I thought there would not be a problem. Tyler ** emailed me a new contract with a higher price. Believe me, if I was not leaving the country I would have taken all of my things out and gotten a new company. They have no idea what is going on and from the other reviews they keep raising the rates. Glad my things are no longer at this company. Renter be aware.

The Extra Space storage site boasts that the site is “safe”, however, there has been an egregious lack of accountability and customer service. I will begin with my unit being burglarized and thousands of dollars of merchandise stolen with zero accountability and a hassle to receive $2000 insurance reimbursement. Secondly, I am laid off my job and have made every effort to salvage what little I have left in the unit with a promise of a courtesy late fees waiver and it did not happen (June 2019) after driving three hours to the unit based on a promise from the manager on site. And now to being told I owed 337 and was charged 437!!?! The receipt says escrow deposit of which I was not told about it, was never mentioned once! I was told $337. I said, "Thank you" after receiving my receipt and the manager didn’t even reply. Totally rude. I feel mistreated. I’ve been there over a year!!

3 stars for how friendly and helpful the staff is. This was my first time renting a storage unit. I was not aware the price would be raised close to $50 every 6 months, that was an unpleasant surprise. (Yes, it notes in paperwork - However, I feel like this is something that would be nice to mention when talking with team members and setting your unit up rather than finding out via your bank statement or reading through all the fine print.) They also notified me to bring a key in so they could change the door on my unit, and then never placed my lock back on so when I came with a U-HAUL to move my stuff, I could not get in my own storage unit! LUCKILY, this is where their employees shined, I was able to get in contact with the corporate office who contacted a local employee and sent them to the site to provide me with my old lock and key as well as the new keys to the lock they had put on my unit.

This location in Baltimore Maryland on Howard and 25th Street has the most incompetent employees that I have ever saw. My unit has been paid up 420 days yet I am still locked out of the unit. I talked to the district manager - he assured me that everything will be taken care of. He is also incompetent. I have never seen a storage facility that has employees that has no business in this business - that's what I mean when I say incompetent. Wow.

I noticed this month that Extra Space Self Storage has raised my storage payment from 128.00 to 137.00 without notifying me of this increase. They have been deducting 137.00 out of my account since February 2019. In January 2019 my payment was only 123.00. Something needs to be done about this company's unlawful business practices.

My rating, like some of the other reviews, isn't necessarily based upon my location, but on Corporate policy. I've been with my storage location for ten years and every few months I feel I'm punished for using them because they up my rate. I haven't been able to move out because I moved out of state and had no way of getting to it until now. When I saw they were overcharging me for a year, I called them and they only refunded me the last month I paid. Then last week when I saw they were upping my rent again I'd had enough... It was double the amount from when I signed on. I understand rents go up, but this isn't an apartment! Ridiculous. Then instead of pro-rating the rest of the month that I'm not using, corp told me "sorry we don't issue refunds." It's a racket and they know it.
Furthermore, my particular location didn't inspect my unit or have me fill out a vacate card, which it says on the site. Since they don't go by their own policy, I don't want to hear the crap about 'telling them before you move out' to get a refund. They knew I was moving out because I had selected the date with their own scheduling system. I'm giving them two stars ONLY because the area is safe (not their doing obviously) and the place was clean. Other than that...find another company.

My review is based on the franchise's policies itself and not directly with the location I had my stuff in storage. That's said, they said to notify them before you move out, which I did. On the day I had to make my last payment on 03/20/2019 I also notified them of my moving out on 03/31/2019, which they should have pro-rebated me. They didn't, so on my final day I've cleared the storage on 04/08/2019 I was under the impression I was going to get some cash back, but didn't. I, then called them to to try to get some money for the days I've already paid for which I didn't.
So basically, I was told they don't offer refund or reimbursement, but they can offer a discount should I ever use their services. Very likely I may not use them again, so I may never use that discounts. I was so upset because it's one of those things they don't include. Due to this bad business practice I'll never use them again unless no other options are present or never have to place my stuff in storage. Either way, there are a million storage places and unless they're all under this one umbrella, then I won't use them for sure. Perhaps the mistake was on me, but still I should have gotten something back, not assuming somewhere in the near future I'll use their services again, which I don't plan to unless it's the only and last storage place within the radius I plan to use. #badbusinesspractice.

Speak with cooperate and Get refund... I signed up and paid for a storage last month on the 6. I called less than 24 hours later and canceled it which was on the 7th. I spoke with someone and they refused to give me my money back. Then they said that they will be able to only refund me the monthly amount. I've been trying to get corporate on the phone which they said they don't have a corporate office. I still have not received my check. Then today when I looked into my account I saw that they had charged me $**. I spoke to someone in the office and they said that they had not canceled me out yet. Nor do she knows what's going on. I need to speak to someone ASAP. I want my money back now. They had no right to go into my account and take my money out. Now I can get me a lawyer and file a lawsuit going against extra space storage. Because it's y'all's fault. Refund me all my money today.

A guy named PJ helped me throughout all the units I wanted to give a look at and through the process of renting one explaining step by step everything in the lease. After researching storage space in Montgomery AL, I decided to pay a couple of dollars more than the competition to Extra Storage Space because it was new and located well for me. Paid six months in advance. 30 days before my time was up I got a notice of a 14.8% monthly rental increase. The local manager was of no help. This Company is disreputable and the rate increase is a scam.

This is a clean, well maintained facility, but they 100% play a game with their fees. They started me with a rate of around 60 dollars and one year later, now that I use the storage on a regular they charge me $79.00. This month they increased 11 dollars. Where does it end. I guess when I move out and never come back.

The two guys who manage the Ahua Street place are deceitful liars, and represent everything that is wrong in this world. Pulled me in with charm and professionalism, 3 months later raised the rent $40 (13%)!!! This is obviously an Extra Space Storage corporate action, as Hawaii Kai Extra Space does the same thing. Hawaii Kai doubled my rent in less than 12 months. They "notify" NOT by email or phone call, but in a ** postcard type communication that looks like junk mail at first glance. Font is in size 2, so they ensure no one reads and tosses into the trash. These guys, and this company, are exactly why the country is ** up! Blatant liars with no remorse.

My son items were stolen from the unit by the management of the storage facility. Claude took the insurance of the unit without our permission. District management only call once. We have call over 10 times asking for higher management to contact. No one has done so. I will never recommend your service or ever go back to you again. Like I say you have poor management staff and no one cares about. Even the customer service representatives are rude and not courteous. But I am **. But if I was ** would not be any issues. Would have been resolved. Yes I'm I playing the race card. That's what it comes down to.

As I am sure you have read in other reviews, it is true, this company lures you in at what seems a reasonable rate. 6 months later you start receiving postcards which increase by 20%. I started with a 10 x 10 unit at $80 and 1.5 years later we are at 130.00. No one will speak with you except a simpleton manager of the facility who has no power or interest in helping you. They are counting on you being too lazy to move your stuff to a cheap place. Screw them. l'm out.

I rented a unit 1.5 years ago (5x5) with a rate of $63. They have hiked up my rate by $20 increments every six months, without fail. The first two rate hikes were done without notifying me, first. I will be notifying them that I will be moving to another storage company, first thing in the morning!

This place is a scam. Raised my rent twice in 12 months $100. Without any notification. Most filthy place on earth. Rotten ceiling insulation is falling on your head and your belongings. When I told them that I am not staying in this unit because it's health hazardous and need more time to move out they locked my unit. So now I am unable to work. I did order air test from Aeris company to make sure nobody can get hurt in this nasty place. STAY AWAY FROM THIS PLACE. HEALTH IS MORE IMPORTANT.

This company requires credit card for automatic payments taken out every month. They are supposed to notify you 30 days in advance of any price changes, but they don't. My price went up $15 and I never received any notifications from them. I called to try and get the issue resolved and they refuse to refund any money and lie stating that they sent me letters which they have not. The company also has a lot of break ins, our RV was broken into and they just leave the gate open at night if there is any issues, poor security, price hikes, inadequate notifications, are all good reasons to avoid this place like the plague.

Now that I have vacated my unit after 7 months and it is back on the market today both the published standard rate and the internet rate are radically lower than what they were gouging me for over the last couple of months. No more than Wells Fargo, it points to a pathetically systemic corrupt corporate culture. So should you have to rent from them, get something in writing as to how long your rate is good for. What they did to me should be should be a prosecutable offense.

I was lured in with a competitive price on a 10x20 unit. The guy working hounded me for a good review which I did NOT give because my interaction with him had only been for 25 minutes. Next: Within 3 months my rent had gone up $20. Here it is the middle of winter when it’s cumbersome to move so I’m put into a position I’d rather not be in. Regardless, it’s Time to LEAVE.

I rented a 10x28 foot unit and filled it with odds and ends. I have had no access issues and the manager is always friendly and willing to help. Their security is good and I have not seen anything to make me worry about my things. My complaint, no lighting or even power to the unit to plug in a lamp.

A super simple issue to ANY OTHER organization in Corporate America has been a nightmare to resolve with this company. It is obvious that no one I have spoken to has had any customer service training. They don't care about your business and are fine to let you go elsewhere. They take no responsibility for their lack of communication. Management is not respectful and lack the basic tenets of good business skills/service. There are a plethora of new storage facilities near me. Never thought I needed to look into the management of a storage facility - just went with the most visible and one that was close proximity to me. It's easy for them to take advantage of their customers - raising rates and treating them poorly when an issue arises. They know it's a pain to move and that most customers won't. Too bad. Big mistake. Their loss. I hope more customers do their homework first.

Don't get fooled by the initial rate == it will increase over and over again at percentages that are many times the rate of inflation. My 8X10 started at $71 then it went to $76 then $87.50 then $96.60 then 97.85 then they raised it to $143 which after I threatened to leave they reduced to $114.95 -- all of this in 2-1/2 years. That's an increase of about 62% or 25% per year, which is crazy and wholly unjustified.

I had an extraordinarily poor experience with Extra Space Storage. You can not use Extra Space Storage to store your valuables. I had an inside climate controlled unit. I was notified the building flooded due to a failure of the sump pump unit being unplugged or having no power. They said that there was between 8 and 10 inches of water. I had to drive from out of town to survey the damage. When I arrived to survey the damage 24 hours later the base of the walls were still wet and there was standing water in my unit. Various items were ruined and I am waiting to see the extent of the mold damage from the Extra Space Storage flood.
The manager (** male, I did not catch his name) at the front gave me a sassy attitude. The Extra Space manager discussed the issue with me only briefly because he was eating lunch at his desk. The manager said he would come out with a LEAF BLOWER to dry the wetness. The manager never came during my visit. I was using 3rd party insurance coverage and the manager said that the contract said they could not speak to them to relay the circumstances of the flood as was told to me. I found nothing in the contract that said this. I requested the name/number of the District Manager (Raymond **) and the phone seemed to be disconnected / there was no voicemail set up.
I contacted corporate at info@extraspace.com since there was no phone number. There was no response (sent 2.5 months ago with a follow up a month later). To compound the issue, my insurance company stated they would not cover damage caused by failure of the sump pump (HANOVER INSURANCE - this is a separate issue). In summary, you absolutely can not use Extra Space Storage to store your personal valuables. Feel free to let me know if you have questions. Thank you.

Extra Space Storage offers an attractive rate to get your business. Once you've rented, you WILL experience constant rental increases. When I originally rented, I was paying $232.00 for a 10'x30' storage unit. They've gone up on my rent twice in the first year. I now pay $306.00 per month, with future increases on the horizon. They bait you with reasonable rent and then switch over to extortion-like practices with constant increases that never end. DO NOT RENT FROM EXTRA space storage! It's like renting from the mafia and having to pay an ever increasing vig on your unit or forfeit your belongings! They are crooked thieves! Look elsewhere for storage!

If you're in a profession and have a very little window in leaving, you will not receive a refund if you don't abide literally to the leasing terms. An f.y.i. if you do not notify them 10 plus days before your billing cycle you will pay for the next month in full regardless of your departure. In a profession like mine we don't have the luxury of knowing far in advance to abide by their rules and regulations. Metro and others will prorate your unit, allowing you to recoup some of your monies if you're like me and have a "minute man" skill, and cannot afford a advanced notice. Poor humanitarian business practices, borderline hustle/sales gimmick.

I was sent a letter telling me how much they liked my business but I need to remove my trailer or it will be towed. When I told the manager I was leaving she told me, "No refunds without prior notice." Then I was told they cannot give me a refund in less than 2 weeks. I have had a storage room at Extra Space at 2828 NW 62nd in Oklahoma City for over 20 years. I moved out today and moved to a U-Haul facility that is twice as far from my home because the service at Extra Space was non-existent. The manager is frequently not on property and the gate is ALWAYS left open. Anyone can go in and out at any time. To add to my misery, the rates keep going up. My unit rent is now $246/month. The same size unit at U-Haul is $129/month. In addition, the security at U-Haul is very strict and operates 24/7. I have spoken with Extra Space corporate about my problems here, but they were never addressed. I'm very happy that I don't have to give this company another dollar.

They offer you an attractive rate to get your business, but after that you'll experience continuous rate increases. In my case, my rate has gone up twice this year. Great place but I have got to say, the way my rate has raised is ridiculous. My initial rate was $160, within the last year, my rate has raised over $100. They have slowly and steadily increased my rate by $20-$40, each every couple months, and now I am paying over $260. When I originally signed up, it was $160!!! I stored with them for over a year. On 11-19-19 I lose it because I was unable to catch up. Due to medical and relocating issues. I just needed a few more days. Also each month my late charges changed. My rent went up without my knowledge. It was told to me after I asked about the different in charges. They claimed the information was sent to me. But I went into their office, this is when I was told??? Also they didn't auction off my things. They offered my belongings to their associates, after they noticed it was video, Then they processed to act as if it was an auction. Also pulled a van in front of the storage to stop my video. I have been a loyal customer since 2014, yet the company does not care about loyalty or being a good customer. The company increases the rent automatically every couple of months, “it is policy” is what I am told. The company revenued over 1.10 billion USD in 2017. Greed. Pure greed! Another problem I have had, I was on automatic payments with my credit card for my son's unit. I was charged a late fee in September, how can that be when the card was being automatically charged each month? When I called to rectify the overcharged, they refused to talk to as it is my son's unit, however it is my credit card and I am the one who has paid out over $6K these past four and a half years! Junior and Mitchell at the facility know me, they know the hardship I had, they know I am his mother yet they refused to help me. Very dissatisfied! Beware!

I received the most horrible customer service from DM Paty **. She said I have 72 hours to move out. I live in Las Vegas and she kicked me out and I had to drive 4 hours with a rental truck. I cannot believe this women has a job, first it took her forever to even contact me. Secondly she did contact me only to tell me she was kicking me out.

My daughter had used this Extra Space Self Storage and recommended it to us. It is easy to get to for us and I was pleased to see it is very clean and well kept. The best feature for us is that all the units are drive up and that makes it convenient. Some of the other facilities we inquired about had indoor units that required going through the building and using an elevator in some cases. The Extra Space unit we have are also less expensive so we consider it a win-win.

Don't rent from here ever. Very disappointed with how this operation is run. I moved my inventory to this location just under a month ago. I expressly told them that I would be using the storage for business. There were and still are many items that I have in stock that are not properly inventoried and I have been spending more time there than even I had wanted. Nonetheless, I had not been told that there would be limits as to the time I was allowed to be there when I signed up, decided to spend 100s of dollars to rent a truck, take 5 days off of work to facilitate the move. The first time It was suggested to me (remember I just moved under a month ago) that maybe I shouldn't spend so much time there, to which I thought they were kidding because if anyone wanted to get out of there it was me but this is work.
The second time, I had been taking photos to list some items and a staff member, in his infinite wisdom, proceeded to give me suggestions on how I could achieve my goals by perhaps lessing my time at the facility. This condescending approach to customers and their affairs is right about at my limit for what I feel to be tolerable. I was there a lot, I had a lot to do and most if not all had to be done on site. I was frustrated at this point, feeling I was doing the best I could. At the same time, I didn't get into running my own business to be micromanaged by pretentious, invasive staff making me feel bad about doing exactly what I had told them upon signing, I would be doing. This isn't my first storage unit, and I have never had this issue before. The only reason I ever move is because eventually the rent gets raised above what I want to pay.
This is the best part, I paid 7 days early, in cash, only to get an email saying thank you for your payment of $0 followed by today, when no less than an hour after getting there my manager, oh no I'm sorry, I work for myself, The employee so keen on knowing what is and isn't necessary for my business comes up to me to advise me that I have 72 hours to vacate. WHAT!!!
I ask why, I'm told that the decision has been made by the district manager, Patty and tells me they will refund my payment. I ask him again why and this is what I was told: 1: I spend too much time there (unreasonable amount of time is the supposed violation. Who decides what unreasonable is unknown as it is not detailed in the lease or anywhere else for that matter, they also said I was Loitering which I found hysterical as the sole reason of my being there is to get work done, I took smoke breaks every few hours maybe that was it.) 2: I come after I know the office is closed when I know no one is there. 3: When moving from an Extra Space up the street I "stole" a cart and left it at their facility.
#1 I think I have already addressed. #2 If I make a sale or need to post a package in the morning I'll come anytime between 6-10 like the access hours my lease specified allows me. The Idea that I care at all what their schedule is, is beyond me. I am far too busy with my own crap to worry about what their offices hours are. Furthermore It to me suggests they think I'm doing something inappropriate after their offices hours which with an onsite live-in manager who patrols the facility during all hours, would be of concern. The fact is, he never got around to explaining that part after I continuously asked what was wrong with being there during the posted access times
#3 The most inconsequential but my favorite, I had asked the manager when I had rented my truck, if dollies got switched would that be an issue. I was told no, it would not. I will fully admit that at the end of it all, there may have been a +1 at this location. At the end of it all a matter that I would have happily resolved had it been brought to my attention (I don't know how many dollies there should be). Instead I get a head shake as if I just farted in church shame shame shame. WOW. Great customer service.
To wrap it up, as far as I can tell Extra Space's lease does allow for operator to terminate at will for any reason WITH A 15 DAY WRITTEN NOTICE. a 72 hour notice to vacate is a made up policy and illegal in CA. The only applicable 72 hour notice would be for a timeframe in which you would need to Pay, or correct a violation of your lease, such as "you have 72 hours to remove the 20 gallon drums of gasoline from your unit as it violates your leasing agreement to not store flammables or face eviction."
When I spoke with the District manager, Patty, she had no interest in hearing what I had to say and was more concerned on how and when I was leaving. when I asked how, after 2 comments from staff about how much time I spend there, that they just jump to eviction. (I took the comments as requests as I had seen nothing in the lease about a limit in terms of time spent there) She said they had no obligation to give me any warning. GREAT POLICY. This company does not have your interests at the top or even in there list.
I still have not received my refund, I'm told I must be out by the 5th of NOV. NONE of this has be documented and I have received nothing in writing. I will be requesting the formal paperwork so I will maintain my legal rights to go after them for the cost of a moving truck. I was lied to, told this was the place for me, spent $500 moving my stuff here and setting it up for my business only to be informally evicted.
It's Sad, the review before mentioned that he was comforted by his partner only to be spurned by staff. I had not thought anything of it but I had given my partner a hug after he had dropped off some things only the day before I was asked to leave. I haven't pursued a discrimination angle but the vagueness of their alleged violation coupled with a sudden change in their evaluation of my business there leads me to think that Daniel is not the only one. Don't rent from here ever.

Discrimination @ 9300 Research Drive Irvine, CA - I have been discriminated by the Employees & District Manager to the point they have asked me to move out for being gay after an employee seen my partner comfort me after my mom passed away. Since that day I have been mistreated and I went into the office on 10/19/18 where the employee made very derogatory comments to me and wouldn't give me her bosses' info. Why? Because she didn't want to get in trouble.
Eventually she gave it to me and her boss Tom & Patty both said I am a liar and that kind of thing doesn't happen in this day and age. I told them unless they are gay themselves they would have no clue what happens to us in this day and age. They basically told me they don't care and that I need to move out. I won't repeat the things that were said to me because they were very disrespectful. The staff use to be so nice to me until the day I was comforted by my partner. I am trying to reach someone of power there but I am not having much luck at all. I keep getting the runaround.

We had a horrible experience at the Old Norcross Location and would recommend everyone avoid it to protect their property and for the incredibly POOR customer service. We rented a space to park our camper. First, their lax security allowed someone to squat in our camper--for over two weeks--which resulted in a mess for us to clean up. Moreover, the camper contained stolen merchandise that the squatter had taken from other storage units on the property. Second, our camper was actually stolen from the property a few months later.
I would have been more understanding, except for the fact that the property manager repeatedly ignored my calls when I tried to obtain information about getting compensation, or at least reimbursement for the fees we had paid. If you're smart, you'll find another place to store your property besides the facility on Old Norcross. I also tried to call the corporate office and was treated no better. Avoid this place.

I went a couple of weeks ago and took a short tour as a walk-in to see if they had the right unit for me. The guy who gave me the tour asked me if I had my own locks and I said yes. I went home and thought about it and I made a reservation for a unit. When I went back to the facility to sign in to my unit that had been reserved, I was informed that customers are not allowed to bring their own locks and have to buy one of the "cylinder" Locks that they have for sale for $17. on top of the move in fees making the free month not so free. A $67 per month locker with a free first month actually costs $41 to move in. The website does not even let you know that you have to have one of these specific types of lock. BUYER BEWARE. I wonder what other dishonest tactics they use.

You automatically get a $20 late fee if you pay five days after the due date. They will tell you that you get a 5 day grace period, but in actually it is 4 days. This company does not work with you. My mother has an account with them and I'm trying to help her stay current, but they make it very hard.

I do not recommend this facility. It has major roof leak issues. Your belongings are not safe. When I brought my concerns to the staff member he said "maybe it won't leak over your unit". There was substantial leakage over other units. I removed my things asap. No concern was shown for my belongings.

I have witnessed so many instances where the PR was so out of line to address easy issues. But obviously the color-ism sentiment is way strong and transpire so quickly on first occasion... The rate would be raised multiple times at a lightning speed in a few months from initial 'bait and switch' rental tasteless agreement. Some will watch others like potential criminal without even knowing many of these people are respectful human beings who do not disclose necessarily their class status. Just pathetic and so much prejudice to state the least. You'll better off to go somewhere else despite the relative good looks of the building. And many left and are leaving. Do not hate! Extra Space Storage put my belongings including my son's medical equipment up for auction even though I paid up for August on August 31st. Even though I have always been charged on the 1st of every month for the past two years, they demanded September's rent on August 31st and when I told them I did not have the extra $123 after just paying 2 months rent plus the $85 lien fee, Ruben ** threatened to not take the $331 payment unless I signed a partial payment agreement.
He then told me that all my belongings will be auctioned if the $123 was not paid by September 13th. Even though I explained that I was a teacher who was unemployed for 10 weeks and my first full paycheck was on the 14th of September, when I could pay, he cold-heartedly refused to work with me and said to my face "y'all people think you can always get your way." When I told him that I had been a customer for over 2 years and that he was disrespectful, he told me not to "try to use the race card" with him. I tried reaching out to the corporate office several times but the district manager David ** stood by the local office's decision and refused to address the manner I was treated. I am currently seeking legal options to retrieve my belongings.

The doors are thin. The thieves break the cheap doors. They don't lock up the buildings at night and leave storage units open where the crooks jump the fences at night to enter the open buildings. There are no cameras inside the storage units. But they pipe in music in the hall ways.
I have never been so cheated and lied to, in my entire life. I have only made ONE poor business posting in my life at 60 years old. This is the 2nd. It's takes a lot to make me angry due to cheated. I have been with this rip off company for too many years. I’m sick and tired of the price changes every six months. I think I’m going to call my local news WAVYTV10 and ask them to do a report. Do NOT store your personal belongings with Extra Space Storage. Search complaints and reviews online for this company and bring your business elsewhere. Due to the recession, I have been storing my furnishings and most of my personal belongings, including many family heirlooms, for over seven years at a cost of over $9000, with Extra Space Storage. My belongings were stored neatly in closed boxes and I made my payments on time each month. I had the option to store my belongings in a three car garage just one mile away from this Extra Space Storage facility, but I chose to go with a professional storage facility in order to keep my belongings clean and safe.
This turned out to be one of the worst decisions I have ever made. I went to retrieve my belongings two weeks ago and due to a large leak in the wall of this facility, ALL of my items were either damaged and covered with black, green and yellow mold or they smelled like mold. The mold was so severe that the company instructed two of its employees to stop helping me rebox five of the 125 boxes I had stored there. These boxes were the most damaged and they told these employees that it was too dangerous for their health. But apparently, their customers’ health is irrelevant since they never bothered to return my calls after this decision was made.
It was clear by the extent of the damage to my belongings that this wall in their facility had been leaking for many months to years, but nobody from Extra Space Storage ever notified me. They just kept taking my payments each month while frequently raising the rates as well. In my opinion, this is gross negligence due to Extra Space Storage not properly maintaining their property. The fact that I did not carry personal property insurance should be immaterial. I have now spent over two weeks obtaining furniture repair estimates and unpacking all of my belongings, discarding what has been destroyed by mold and cleaning what is salvageable. I then have to repack all of my belongings again for an upcoming move in the near future. I expect this enormous task to take another few weeks before being completed. Time-consuming and costly in an understatement.
Finally, the most unbelievable part of this entire situation is that a manager from Extra Space Storage actually threatened me via email by stating that if I shared my experience with Extra Space Storage publicly via reviews, social media, filing complaints, etc., Extra Space Storage would take legal action against me. I found this to be a bullying tactic and more importantly a freedom of speech issue.

These guys get you in with “specials” and then raise rates as fast as they can. They raised mine 2 times in less than a year to as much as 20%. I have a 10x10. Both times they sent postcard with same lame and FAKE excuse about “market change”. They also raise rates in the middle of summer and winter when weather makes it difficult to move out! For those of you in same situation, raise hell and complain to BBB, Yelp, State Dept of Consumer Affairs. These guys are crooks!

I rented a unit with Extra Space Storage. The experience wasn't a good one. When it rained the roof leaked and damaged some of the units. I had a death in the family and had to leave town. While I was gone I called to inform the staff that I wouldn't be able to make a payment until I got back and they sold my belongings at auction without giving me the common courtesy after going through a hardship such as a death in your family. I wouldn't recommend this company to anyone ever in this lifetime.

Been renting a 10x10 storage unit for five months and paid on time. 6th month, Extra Space raises my rent 100% without notifying me and deducts it from my charge card. I call, and guy tells me they sent out a postcard notifying me about the increase a month ago. I never received it. I asked why they didn't notify me by email, text, phone or proper letter mail, and they told me they are a green company and don't waste paper, etc. They also told me a postcard is their notification process.
Totally despicable in every way. Called their corporate office many times, no return call. The guy tells me the rate will go up again in 6 months, but they can't tell me how much. I am looking for another company to store with and then I will relocate. Do not do business with Extra Space Storage. The contract they give you means nothing. Worst part: my unit has no lights and is NOT CLIMATE CONTROLLED as was promised. The lift by my unit is out of service at least 50% of the time. Shame on you, Extra Space Storage.

I was running a large storage area from Extra Space Storage in Pompano Beach (800 Northwest 31st Avenue). I went to downsize to a smaller unit and notice that the floor was ready to fall in because of termites. So I move back into my other storage and the manager ** provided me with three screws, a small sheet of plywood and her drill to fix the floors in the storage area that I had just moved out of. After investing my money and time replacing the floor the entire floor was infested with termites. While working on the floor my friend and I noticed rats running across the tops of the storage spaces. There's rat droppings everywhere. So if you plan on renting storage at Extra Space don't put any wood in there plus the rats will eat the rest of the stuff away. Bad idea to rent there no matter how nice the manager is.

I was a customer for a year and a half and moved out using the move out option online, I had a issue with management about a year ago so I don’t deal with them direct. So since I moved out they have hit my card twice. First time was the month after I moved out for $87.98 which is $20 on top of my monthly fee. Second time today for $66.78!!! They tell me I did not move out that I left stuff in there. Only thing left was two pallets which they provide and are scattered around the complex because if you don’t put them down first your stuff will get wet, on my side the units flood when it rains. So they have stolen almost $160 from me and are jerking me around about a refund. DO NOT GO WITH AUTOPAY WITH THESE PEOPLE, they are rude!!! Corporate is just as bad as the local as far as rudeness goes.

For 6 years, we have been leasers of a storage unit at the Extra Space Storage "ESS" Unit located at 945 Zerega Avenue, Bronx, NY 10462-7746. We planned to remove our items and vacate the facility on April 2018. However, upon visiting the facility, we noticed Asbestos Warning Signs Posted throughout the first floor. Since we are concerned about our health, we requested a clearance note/letter from ESS and was told that an employee who pregnant and worked on the first floor was not affected by the Asbestos. ESS said that this was their clearance.
We were adamant not to enter that facility because of the Asbestos, and yet they chose to send to us a Notice of Lien and Foreclosure and Notice of Insurance cancellation requesting immediate payment of $561.20. We spoke to ESS's Headquarters and was basically told the same that they could not do anything to resolve this matter amicably and that all fees remain. I would like to state that Extra Space Storage is not genuinely concern with its customers' needs other than collecting their fees... Bad business practices need and should to be report to all consumers.

When we signed up for the 10 x 25 unit we were told that there might be an increase of 5.00 in 9 months. After 5 months we got an 18.00 a month increase due to the "market rate". After many phone calls I was told we could have a one month rebate of 18.00 but the increase would remain in effect. She also said all the units were taken and that affects "market rate". I had a friend call and they told her there were 4 units available. So I am pretty worked up about the "market rate" scam and will write the Better Business Bureau, Chamber of Commerce, etc because it is just unfair. The scam appears to be industry wide so hopefully others will write and complain also.

I've had this unit for some time now. The workers there aren't very friendly but this is quite typical in the Bronx. I noticed they don't clean that well because there have been times I've smelled urine near the units. Not entirely their fault, since human beings should know not to urinate near people's units. One thing that bothers me is I wish they had longer hours to access the gate. I work downtown in the city and get off of work at 6pm. By time I get uptown it's 7:30 and that's if the train is running correctly (which is hardly ever). Access to the gate is until 7pm Mon-Fri. So I'm left with only Saturday & Sunday to access the unit. This alone is not always feasible since these are my only two days off and can be filled with several things to do.
One particular Sunday I wanted to grab my air conditioner out of our unit because we were due for a day of high temps and humidity. The ac was located right in front so when I opened up the gate to my unit I would just grab it out. On Sundays access to the gate is from 10am-4pm. I got to the unit at 3:45pm. I went in the office to grab a dolly really quick. I've had to grab something rather quickly before and it literally takes me all of 10 minutes. The worker told me I couldn't access the gate anymore because it was closed. I was confused and explained to him that the unit is open till 4pm and it is only 3:45pm. He proceeds to tell me that at 3:45pm if you are not already inside the gate you can no longer access your unit.
I told him that nowhere online or on the sign posted outside says that. He didn't care. I'm trying to explain to him that I really needed to get my air conditioner due to the weather we were about to have and it would only take me 10 minutes if that. Again he didn't care. At this point I'm livid. I go look outside and see that the actual sign says that everyday the gate is open from 7am-7pm. Everyday!
I go online and it say, "Open to 4pm." I try and look for any fine print stating what he told me. Did I find it? Absolutely not! It says the unit is open till 4pm. So why then are the managers of this particular facility able to close it before 4pm without making customers aware of that? I reached out to the customer service team on Facebook and spoke with someone who told me that should not be the case and if the facility says open till 4pm it should be open till 4pm. Not only that they told me they would have a manager from the facility call me. That never happened! Am I surprised? Not really! Most businesses in the Bronx operate this way. They have no customer service and don't respect the customers. What's worst is they promote managers who act in the same manner.

I rate Extra Space storage minus zero. Need extra storage space? Don't rent a storage unit. They steal your property. Will first pretend they give you a deal, then trap you to lose your belongings if you get late. Extra Space storage will change hours of access without notice and lock you out when behind on payments allowing not access. There appears to be a conflict of interest exist. Staff of Extra Space storage and other storage facilities should not be allowed to inform friends or family of auctions or have them participate, nor should staff be allowed to do so. As casino employees inform me they cannot gamble or participate in tournaments where they are employed. Rude statements and unwillingness to work with a tenant when late paying and failure to inform a tenant early of payment plans and other possible alternatives seems due to this conflict of interest.
Likely staff want to auction property of tenants, for fun, sport, disrespect, entertainment or profit or all of them. I was never informed of a payment plan until I cited the Nevada law on auctions. Before I was only told I had to pay the full amount before the auction date or my unit would be auctioned. Extra Space sends notices by email that threaten to auction your property. Late fees are extremely outrageously high. Clearly the intent is to make it as difficult for tenants to recover when behind on payments. It makes no sense, except when realized as plotted stealing. Emails state not to reply to them. Emails state you made no contact to their notices, by email to you, even when you go into the office. I was told such emails are just standard emails. I urged them to change it, and make it correct.
Extra Space storage use this process to make stealing your property and locking you out appear legal, as though actual good tenants are irresponsible and fail to act timely to make other arrangements and communicate. When I ask for corporate and district manager's contact information I was denied. Other times I paid late fees and came close to auctions dates and was never informed of payment plans. Being locked out of units is also wrong. Tenants may have items they can pawn or sell and by doing so get the need money to pay their storage rent. Being denied access and not being informed of payment plans, or not working with long term tenants who have always paid as I have, is why it feels criminal and presents as a conflict of interest by local staff and district managers. It is not practical or reasonable that the trash bins are secured and not accessible. Life happens, of course it is best to pay on time.
Sure there should be some process to ensure payments. However personal and protected property can be stored in units and tenants by law should be allowed to remove such items, that are worthless to others anyway (i.e, family photos, commendations, personal items, etc.). There were plenty of sound reasons, including rudeness and insults from staff, that my requests and concerns needed to be sent to the corporate office for consideration. Instead, a tenant is told the district managers are completely in charge, when wrong, corporate does not care. Losing you as a tenant, no big thing, they care less. The more new naive tenants they get, the more chances to steal more property. Best to just not keep things. Sell or give them away, donate them instead of putting them in storage. Extra Space will lock you out and steal everything given the first opportunity. Staff can change constantly.
In the last few months there's been three changes of staff. this means there are not relationship with tenants, you are only money or a chance to steal your property. The past district manager did agree to a payment arrangement and I have explained repeatedly I mistaken the date, and due to the recent assault can pay on the 29th of this month, June. With my long history of always paying, in good faith Extra Space Storage should had allowed the payment play to exist with the change of date. That would be a sensible expectation of any rational reasonable person to have Extra Space Storage approve my request to continue with a payment plan, with the change of date from June 1st, to June 29th and all rent paid by August 1st.
Instead, completely unprofessionally inhumanely Extra Space district manager mocking stated nothing will be done and an auction will proceed as scheduled. If this is encouraging for to anyone to rent a storage unit that person needs serious mental care. You might do okay if for certain you only need a storage space for a month. For lengthy or uncertain stay don't do it. Not if you want your the property you are pay rent to keep as yours. I urge people to acknowledge these facts and demand of Nevada lawmakers to change the laws reasonable to ensure tenants are not being manipulated as victims of fraud and false advertisements. My conclusion is that Extra Space is more in business to deny access and sell property than rent units.

I have had a storage space for 3 years. Extra Space purchased my independently owned storage unit about 2 years ago and immediately doubled my monthly rate. They have raised my rate now 5 times, and are attempting on a 6th. I did not sign a new contract with them when they took over my unit. 6 price increases in 2 years is excessive at best, extortionist at worst. Do I have legal recourse? Mind you, my unit does not even have a light bulb in it, let alone temperature or pest control.

The employees are fantastic, the facility is well maintained but corporate is a ripoff with these LARGE rate hikes every couple of months!!! Can’t wait to empty out and get out. Beware of quick high rate hikes. They get you in with incentives and then make it back and more with large rate hikes.

A staff member erroneously placed a lock on my storage unit preventing me from entering my unit for several days even though I made several attempts to reach the facility and management. A district manager named John contacted me after I complained telling me the staff didn't understand policy and apologized because he could do no more than offer a $20 credit. Soon after I received a notice from the facility informing me my rental rate would be increased in fewer than 30 days. I know for a fact that people live in this storage facility even after they were cited when a renter/tenant died in a unit.
