As a first-time homebuyer who doesn't speak perfect English, buying a house was an incredibly overwhelming and stressful journey. In the beginning, both agents at the D.R. Horton site in Yuba City were friendly. However, after putting down the deposit, my designated agent, Jacqueline **, left me feeling very frustrated. When it came to complicated things like solar panel details, promotions, and private inspections, I didn't even know what to ask. Jacqueline always said "no worries," but her actions didn't back it up, and her advice even led me to cancel my $1,000 private home inspection. It was a very difficult time for me.

    I'm very sorry to hear these experiences many have had and are having with these homes. I just visited a location in NJ. I must say the layout of the homes were great and sales associate Dana was a delight. She explained how this area is up and coming as well as the township is making changes for the new development and the new homeowners. Into the community.. I not sure what my front will decide moving further but, we did have a great experience viewing the homes.

      I purchased a newly built D.R. Horton single family home in Spanish Fort, Alabama in June, 2024. D.R. Horton offered an appliance package (washer, dryer, refrigerator) and a window treatment package which was extremely helpful for a new home owner. From the start, D.R. Horton's inspector, Jackson **, was extremely helpful with input and in addressing any concerns I had during the building process, as well as assisting me several months afterwards.

      Construction in the neighborhood I live in moves very quickly which is a little disconcerting as it is my opinion that not everyone on their construction team is skilled labor. My reasoning behind this statement is that simple things like light switches, outlets and even the thermostat are uneven (not symmetrical) as if things were "eye-balled" and not measured.

      I also recently noticed that the hinges on my back door (which opens outward) are rusting. There are several reasons for this, that they: cut corners and used interior door hinges; purchased an inferior product (in bulk), or that interior hinges might have been installed in error. Also, ridiculous things like the outdoor air conditioning condensation line is buried in a plastic plant container in the ground next to the a/c unit. Not only is this unsightly, but the condensation would pool-up in my yard and create a muddy mess in my grass. When I first moved in, I asked superintendent Kevin ** personally to fix this multiple times, but after a few months of waiting, I purchased a longer piece of PVC pipe and a connector to extend the condensation run-off pipe up to my fence line and repaired it myself.

      Approximately a month later, I saw Kevin and another employee looking over my fence to see if it was repaired. Again, not a huge issue as much as it was bothersome to be ignored. Please note: that after move-in, you have one year to bring repair issues to the attention of D.R. Horton for them to assess and repair. I highly recommend getting a professional inspector to come in and create a report which you must then submit to D.R. Horton. ALMOST ALL OF THE THINGS ON MY INSPECTORS LIST WERE REPAIRED to my satisfaction by D.R. Horton!!

      For example: the dishwasher was installed improperly as one of the screws holding it in place into the counter was protruding and cutting a large gash on the dishwasher's digital control panel. Note that the dishwasher had been installed by an independent contractor, not a D.R. Horton team member. The dishwasher was replaced with a brand new dishwasher and re-installed by that contractor (with oversight by D.R. Horton).

      I had the good fortune to work with Marissa **, of D.R. Horton, who saw to it that many of my repair issues were resolved. For example, as I was one of the first homeowners on my street, construction vehicles had been using my driveway as a turnaround which caused stress fractures in two concrete sections of my driveway. Normally, repairs to driveways are not addressed by D.R. Horton, but the damage was definitely due to neglect on the part of the contractors delivering supplies. I literally saw the trucks using my driveway.

      Marissa orchestrated the removal and replacement of those concrete sections of driveway, just as she said she would! She also told me to reach out to her should there be any damage to the lawn (there wasn't!). The cement crew were thorough, tidy and their work turned out beautifully! Based on the recognition and follow-through provided to me by D.R. Horton team members like Jackson Berge and Marissa Ross, as well as being "true to their word" and remedying all major issues brought to their attention, I would definitely recommend D.R. Horton homes.

      This is the 5th house I’ve purchased in my lifetime. Three of my earlier purchases were also new homes and one of them was from a production home builder. I say this because my experience may be slightly less typical because I know what to expect and what to look for when purchasing a new home. Everything will not be perfect and you’re a fool if you don’t hire a home inspector, but that’s not the end of it. Your home will come with a warranty and you want to take advantage of that by looking for the details that are important to you and deal with them in a timely fashion. Another tip, bring the home inspector back 11 months after your purchase to go back over the home and look for additional warranty repair items so that they get documented during the warranty period.

      Home builders are rushed. Home builders are profitable by quickly turning lots and materials into sold homes. That’s not negligence, that’s business. DR Horton is no better or worse than other production home builders. If you buy from them, be prepared to take on your responsibility for making sure your home is made to your standards. Get to know your warranty person in the superintendent at the construction site early. Verify all the claims made by the sales person with your future neighbors. Home ownership is not something you write a check for and then have no obligations, buying the home is just the beginning. No matter who your builder is, making sure it’s done right and maintaining it is your responsibility.

      Since the first week I bought my house, I’ve had nothing but issues with it. It is escalated from the warranty team all the way up to their board of directors. I’ve had to deal with three different VPs that are on and off depending on how they feel or if they’re being vindictive. I kicked one of them out of my house for starting a fight, along with the fact that I have two outstanding structural issues that they seem to refuse to fix. Most recent issue has to do with my garage that they denied to fix, and then later on changed their mind to resurface the cracks holes and chips that are being faced into my six-month old garage floor.

      Of course, they then decided that it wasn’t worth their time and said because I had put some patches on there that I voided the warranty, even though they said they weren’t gonna fix it in the first place. I would be very wary of telling anybody to purchase a property from these folks, not only is the build quality absolute crap, but the customer service is garbage.

      Don't buy from DR Horton. They have terrible workmanship and their customer service on any warranty items is completely useless and unhelpful. You should avoid them at all costs. If I could go back in time and choose a different builder or property I would.

      One star is generous. I would not purchase a home from this builder, especially in New Jersey. I could write a novel about one experience being worse than the next. We were given an estimated closing date of July 15th - We are heading into October and still haven’t passed final inspection, no closing date scheduled. Multiple inspection failures, some of which were failures the town warned the builder months about in advance but the builder chose to ignore it. Constant delays from “inclement weather”, employee turnover, and “waiting on the town”. It’s never the builders fault, always an excuse.

      No urgency when working with the town to schedule inspections. No communication with us about delays. When we receive an update, it’s a lie or half truth - especially about delivery dates. I have had to call the town myself to get real updates and push for sooner inspections. When asked to speak to someone higher up, I have been ignored. This is not “America’s builder”. If I didn’t put a 5% deposit, I would not be going forward with my closing.

      Would recommend nobody to buy a D.R. Horton home especially in Durbin Meadows!! The front office/underwriters loan officers was amazing but the actual builders for the home is horrible!! The builder decides when he wants to be nice and work for you to get your home up to standard then once the grace period is over you're on your own!! The craftsmanship of the home is horrible, the contractor attitudes are horrible and nobody cares! If you do decide please vet the builder and get ALL YOUR INSPECTIONS!! Also might I add my sales rep hasn’t called and asked if things got done, etc.! Just got his check and was gone!! Luckily I have a good realtor (AL **). It’s things we have asked to get done that haven’t and this is $340k home! We have only been here since 6/29/26. Go to my Google review to see pictures. Mind you I have plenty more.

      Generally less than average quality trim work, paint, carpet. First 2 years water heater and HVAC stopped working. HVAC vents have poor (cheap) locations. HVAC cost about $1700 at 2 years. At 3.5 years lawn irrigation stopped working. Concrete had excessive cracks. The wood fence isn’t treated wood with posts poorly set. Walk-in shower installed not square with bottom gasket failing at 3.5 years. The installed gasket wasn’t made for the door. Home values have dropped about 12-14%. I’ve owned several homes and have never experienced this. My fault for not looking at reviews.

      No assistance with home for issues they cause. House is not built to normal code. Outlets are at different measurements per floor. They do not assist or fix anything after 14 days of buying home. Their garage has cracks in concrete and what appears to be rust stains but the builder refuses to fix or do anything about it. They removed the sod from home next door and the next day we got black ants all over. Ants are getting into the trash cans but luckily not into house yet. They will not do anything about it even though they are in charge of lawn and MX of outside area, plus brought the ants.

      They are building more homes and only clean off street area once a week. We have had multiple tires flat with screws due to workers not cleaning up. They keep saying they are not responsible for this issue. They placed signs saying not to block driveways/alley and yet allow their contractors to block. Home is nice yet you can hear and feel neighbors. Home is Smart ready but wireless is on first floor and doesn't reach 3rd floor. The builder only has outlets for LAN networking in master bedroom and living room. No other places for LAN cables. Water pressure is sad. Please check all and use everything as fast as you can if you buy a home from them. Otherwise you are stuck with what they give you.

      Extremely Disappointed With D.R. Horton — Think Carefully Before Buying. I purchased a brand-new D.R. Horton home for close to $600,000, and my experience after closing has been extremely disappointing. Since moving in, we have had ongoing problems with the AC/thermostat system. The thermostat has displayed ridiculous readings, including 99% indoor humidity. D.R. Horton had monitoring equipment installed in my home, the equipment was later removed, and weeks later I am still waiting for a clear explanation of the results and a permanent solution. I have sent emails and repeatedly followed up, but serious issues seem to take forever to resolve.

      The problems don’t stop there. Our stove has had problems since we moved in. I have contacted warranty/service multiple times, and it is still not properly resolved. After spending this much money on a new home, I did not expect to be dealing with appliance problems and repeated service calls almost immediately. I am also very disappointed with the quality of some of the materials and workmanship throughout the home. When you pay this much for a brand-new house, you expect better quality control and better support after closing.

      The HOA/ARC process has also been incredibly frustrating. I submitted a request and have been waiting for nearly two months without a clear decision or meaningful update despite repeatedly following up. The biggest disappointment is the after-sale and warranty experience. Simple issues may get attention, but when I have had more complicated or serious problems, getting clear answers, accountability, and timely follow-up has been extremely difficult.

      I didn’t spend nearly $600,000 on a brand-new home expecting to spend my time chasing the builder, warranty department, contractors, appliance service, and HOA just to get basic problems addressed. D.R. Horton needs to do much better with quality control, communication, warranty service, and taking care of homeowners after closing. My experience so far has been extremely frustrating and disappointing.

      As we live in a D.R.Horton we keep finding more issues with the house, uneven walls, floor going towards the back yard lifting up, unable to do the wifi, they covered the outlet on the wall. The workers are not professional in my opinion, people that they took from the street and no supervision, just finish the house and sell, poor quality. We had an issue with the shower. They came and fixed. Now waiting 3 days for a painter to finish so that we can go into the shower. Being Seniors the tub is not safe for us. The painter is suppose to come tomorrow to paint the shower part that was wrong, something that are wrong with the house they say can't be fixed, in my opinion look for another builder. D.R.HORTON not the same as before.

      In the four months that I have owned my home, I have already had HVAC contractors out three times, flooring contractors three times, a door contractor twice, and most recently a sod contractor. The number and nature of these issues in a brand-new home are extremely concerning. The HVAC system has required repeated service. During one of those visits, the technicians discovered that a refrigerant line in the attic had been punctured during construction. As a result, the AC compressor continued running during extremely hot weather until the system effectively shut down. I am now left wondering what, if any, long-term damage this may have caused to an HVAC system that already appears undersized for the home.

      The flooring began peeling up because the original contractor used the wrong adhesive. This required multiple visits to correct. I will give credit where it is due: the contractor who ultimately completed the repair did a good job, and I have no complaint regarding his work. Both the front and back doors have also had significant issues. Light was visibly shining through gaps around the doors. Rather than properly correcting or securing the door frame, the attempted repair consisted of placing approximately 2-inch-by-2-inch adhesive pieces on the frame to close the gap. The front door later stopped locking altogether. When the contractor returned, the solution was simply to reposition the screws so the door would close and lock again. These repairs appear to address the symptoms rather than the underlying installation problems.

      The most serious issue, however, is the condition of my backyard. From the beginning, the sod was clearly dead. The home was completed during the winter, and I specifically raised concerns with the builder that the dead sod needed to be replaced. Instead of replacing the backyard properly, new sod was placed over the existing dead sod in only a small portion of the yard, while the remainder of the clearly dead sod was left in place.

      More concerning, I recently discovered that construction debris had been left in the yard and covered with sod. This included wooden stakes used during the concrete work. One of these stakes was concealed beneath the sod, and my dog stepped on it while running through the backyard, resulting in an injury that required stitches.

      I am not requesting reimbursement for my dog's veterinary expenses. What I am requesting is that D.R. Horton take responsibility for correcting the unsafe condition that caused the injury and ensure there are not additional concealed hazards elsewhere in the yard. I also made multiple attempts to resolve this directly with D.R. Horton through the normal warranty and customer-service process before escalating my complaint.

      I initially contacted my builder about the issue and was instructed to contact Customer Service. I had no problem with that and followed the process I was given. I submitted a service request and was told that I should receive a response within 3–5 business days. I did not receive a response. After waiting, I called Customer Service and left a voicemail. That call was not returned. I then called again attempting to get someone to address the issue. The only person who ultimately contacted me was the sod contractor. When he arrived at my home and looked at the backyard, he specifically told me, "Not really much I can do because D.R. doesn't pay me to do the grading."

      That made the service visit effectively pointless. The primary issues I am reporting are not simply cosmetic problems with the sod. They involve construction debris buried underneath the sod, improper grading, drainage problems, and the fact that concealed debris has already caused an injury. Sending a sod contractor who states that he is not authorized or being paid to perform the work necessary to correct the underlying problem does not resolve the complaint.

      Despite contacting the builder, submitting the requested service ticket, waiting the stated 3–5 business days, leaving a voicemail, calling Customer Service again, and allowing the contractor to inspect the property, I still have not received any direct communication from D.R. Horton regarding how they intend to address the actual problem.

      I am requesting that D.R. Horton: Remove the existing sod in the affected backyard area so the underlying soil can be properly inspected. Remove all construction debris, including any buried wood, stakes, concrete debris, metal, or other construction materials. Properly re-grade the backyard to address the existing drainage issues. Install appropriate replacement sod after the debris removal and grading work have been completed.

      Simply placing additional sod over the existing yard is not an acceptable resolution. Likewise, sending another contractor who is only authorized to perform cosmetic sod work will not address the underlying problem. The discovery of concealed construction debris that has already caused an injury raises a legitimate concern about what other debris or hazards may remain buried elsewhere in the yard.

      I purchased a new home with the reasonable expectation that the property would be completed safely and that construction materials and debris would be removed before the yard was graded and sodded. After only four months of ownership and repeated contractor visits for HVAC, flooring, doors, and landscaping issues, I am asking D.R. Horton to properly correct this issue rather than provide another temporary or cosmetic repair. I have made a reasonable effort to resolve this through D.R. Horton's normal process. At this point, I am requesting a written response from D.R. Horton explaining specifically how and when they intend to address the construction debris, grading, drainage, and sod issues in my backyard.

Horton not the same builder many years ago, huge gap in the master shower we found when first time bath, no wifi since Saturday. Ezee fiber came, could not do, no power on that outlet, so no TV or computer, not easy to communicate with anyone. Unable to read the list of companies faded out, for a senior is not the right place in my opinion. I could go on

      I would like to share my experience with the process of purchasing my new home from D.R. Horton, not with the intention of attacking any individual, but so that future buyers can have a better understanding of what we experienced. Unfortunately, our experience with the construction department and the communication throughout the process was extremely disappointing.

      We signed our contract on February 15, 2026. From that very day, we clearly explained to Star Guillory that our rental agreement ended in July and that we needed a realistic timeline for the delivery of our home. We were told that there would be no problem because the home was expected to be completed by the end of May or, at the latest, in June.

      On June 12, without receiving any prior notification about a significant change in the schedule, we were informed that our closing would be on July 9. We again explained that July was our final month of rent and that after that date we would have nowhere to live. Once again, we were assured that there would be no problem and that everything would be resolved by July 9.

      On July 8, with almost all of our belongings packed, we had to contact our realtor, Lisa **, ourselves to confirm whether the closing was still scheduled for the following day. It was then that we were informed that the home would not be ready and that the closing would be moved to August 4. This happened only one day before the closing date we had been given, despite the fact that we had repeatedly explained our housing situation. The only alternative presented to us was that they would try to have the home ready by July 28.

      At that point, we were told that one of the reasons for the delay was that FPL was taking too long to connect the power to the property. Because our situation was becoming extremely serious, I decided to contact FPL myself in an attempt to help resolve the issue. On July 20, I was able to speak with an engineer and a manager named Ernesto. They were very professional, helpful, and empathetic. However, they explained to me that FPL had received the request from D.R. Horton on July 13.

      This was very concerning because it contradicted what we had previously been told about the delay being caused by FPL. We were trying to find solutions ourselves while dealing with the possibility of having nowhere to live. On July 23, I sent an email requesting a meeting with the people directly responsible for the construction of our home, Superintendent John ** and Construction Manager Clay **. We received no response from the construction department.

      The July 27 call from Mr. ** was the first time he personally contacted us. I explained our situation and the impact these delays were having on us. Unfortunately, I did not feel any real empathy or concern for our circumstances. The response focused primarily on the fact that the documents stated that the closing date was only an estimated date and that delays could occur. At that point, I stopped insisting because it became clear to me that the person responsible for overseeing the construction of our home did not seem to understand or prioritize the situation we were experiencing as customers.

      On July 30, we again requested an in-person meeting because we needed a realistic closing date, especially since that was the last day we could remain in our rental home. Once again, we received no response from the construction department. I want to make an important distinction here: our experience with the Loan Department and the Closing Team in Melbourne was completely different. In particular, Renee ** and the Closing Team consistently demonstrated concern, professionalism, patience, and empathy. They were the people we genuinely felt were trying to help us.

      Meanwhile, the situation continued without a clear explanation. Finally, on August 14, Mr. ** met with us at the house and explained that the remaining issue involved a permit related to the well water and septic system. Another week passed without a meaningful resolution. Communication remained extremely poor, and the closing information we were receiving did not seem to reflect the actual status of the home.

      On August 24, we received notification that we needed to provide the remaining funds for our down payment. We made the payment that same day. Because I had lost confidence in the information we were receiving, I contacted the city directly on the morning of August 25 to verify the status of the Certificate of Occupancy (CO). The information provided by the city did not match what we had been told. We were informed that the city was still waiting for two certifications before it could issue the CO.

      Once again, we contacted Renee and the Closing Team. They spoke with John and other people involved in the process in an effort to resolve the situation. Finally, on the morning of August 27, we were notified that our closing would take place that same day at 2:00 p.m. After everything we experienced, our level of satisfaction with the construction process and communication was zero. Interestingly, after closing—and after we made it clear that we were completely dissatisfied with our experience—we began receiving calls from several people involved in the construction department. For us, this was frustrating because many of these individuals had not communicated with us during the weeks when we actually needed assistance.

      That same day, at approximately 4:00 p.m., Kevin **, Director of Construction for the Melbourne area, contacted me to arrange a meeting to discuss our experience. I responded with the days and times when I was available. Unfortunately, I never received another response and the meeting was never scheduled.

      Our biggest disappointment was not simply the construction delays. We understand that building a home can involve unexpected issues, permits, inspections, utility connections, and other delays. What we found unacceptable was the lack of communication, contradictory information, lack of follow-up, and lack of empathy regarding a situation that we had clearly explained from the very beginning.

      If we had been given accurate and timely information from the beginning, we could have made appropriate arrangements regarding our housing, belongings, and finances. Instead, we repeatedly had to contact FPL, the city, and different departments ourselves just to determine the actual status of our own home. I do want to acknowledge that not everyone at D.R. Horton treated us the same way.

      I sincerely appreciate Renee ** and the Loan and Closing Teams for their assistance, patience, professionalism, and willingness to help us throughout this difficult process. Their attitude was very different and much closer to what a customer should expect when making one of the largest investments of their life. However, when considering the process as a whole, our experience with the construction department and its communication with the customer was extremely negative.

      We expected much more from a company the size of D.R. Horton, especially when dealing with something as important as the purchase and delivery of a home.

      This review reflects our personal experience during the purchase and construction process. Unfortunately, after everything we experienced, we cannot say that we are satisfied with the way D.R. Horton handled our home-building process.

      Absolutely DO NOT buy a DR Horton home unless you are able to hold them accountable for every detail they carelessly overlook. We made an emergency house buy because of pregnancy and needed room from a 2 BR. Conveniently enough DR Horton was selling a model home. We bought it (for way more than it was worth to outbid someone else) but did not know we were walking into a literal POS home. 3 car garage can not fit 2 mid size vehicles, we tried. Kitchen cabinets are crooked and the trimming is coming apart. Microwave was put in incorrectly (said by person who had to come fix said item). Cheapest material on the market they could find to build this home but cost an arm and a leg to buy. Floorboards are coming up.

      Built a grand room style with zero in floor outlets so you have to run extension cords towards middle of the room. Master bedroom is actually not that big. Shower trim is an absolute pain in the behind to clean because they chose some funky piece together shower instead of building one so it's mold city. We HAVE TO HAVE pest control otherwise bugs get in the poorly sealed floorboards and cracks along the wall. I keep this house spotless just to minimize their intrusion best I can. The kitchen faucet had to be fixed. They didn't install a pull down ladder to our attic because they didn't want liability. Rightfully so because I'd have sued them 10x over by now for everything else.

      Called most of this stuff in but it's not covered under warranty after so long, go figure. I believe all houses should come with a 5 year warranty minimum because you don't have the ability to fully know what you're living in until you've lived in it long enough. You guys all of this in a 4 year home. FOUR YEAR. It feels like a 20yr fixer upper home rather than a newly built one. So to everyone asking: YES DR HORTON IS AS BAD AS EVERYONE SAYS.

Horton continues to create unnecessary complications instead of addressing the underlying issue and holding its sales representative, Janet Isela Garcia, accountable for the inaccurate/incomplete information entered in connection with my property. My home has 2 full bathrooms and 1 half bathroom (2.5 baths). Yet the property description identifies only 2 bathrooms, while other homes with the same bathroom configuration are displayed as 3 bathrooms. Pointing out that Zillow now separately recognizes “2 full baths and 1 half bath” does not resolve the inaccurate description or explain the inconsistent public presentation of my property.

      As a former licensed real estate professional, I understand the seller-side agent’s responsibility for accurately representing material property information. My complaint concerns the information originally entered and supplied in connection with D.R. Horton’s sale of this home—not merely how a third-party website subsequently displays it. Rather than investigating and correcting the underlying information, D.R. Horton has repeatedly redirected responsibility and defended the status quo. At this point, their continued resistance to addressing Ms. Garcia’s role creates the appearance that the company is more interested in shielding its representative from accountability than simply correcting an obvious discrepancy.

      I have asked for a straightforward resolution: investigate the original listing information, correct inaccurate or incomplete information attributable to the seller’s side, and provide written confirmation. D.R. Horton’s continued attempts to characterize the matter as resolved without addressing those issues are precisely why my rating remains unchanged.

      Original: I am a D.R. Horton homeowner in Houston, Texas, and my experience with the company’s post-sale accountability has been extremely disappointing. I recently discovered materially inaccurate information about my home appearing on major real-estate platforms. My home has 2.5 bathrooms, yet it is being represented as having only 2 bathrooms. This inaccurate information appears on Zillow and Trulia and has the potential to negatively affect how prospective buyers perceive my home and its value. What makes this particularly concerning is D.R. Horton’s response. I have contacted the company, provided documentation of the inaccurate information, and requested assistance with correcting the issue or determining the source of the incorrect property data.

      Despite being placed on notice, D.R. Horton has refused to correct the issue or provide a substantive resolution. I am not claiming that D.R. Horton controls Zillow or Trulia. My concern is that, as the builder of the home, D.R. Horton should take a documented discrepancy involving the basic characteristics of a property it built seriously and assist the homeowner in determining why inaccurate information exists and how it can be corrected. A home is one of the largest financial investments most consumers will ever make. Having incorrect information about that property publicly displayed—and then being unable to obtain meaningful assistance from the builder—is unacceptable to me. I have preserved screenshots, correspondence, and other documentation regarding this issue.

      I have also formally escalated my concerns and requested resolution. I will update this review if D.R. Horton takes meaningful action to address the problem. Based on my experience, I strongly recommend that prospective D.R. Horton buyers independently verify every aspect of their property information, public real-estate listings, HOA documentation, and other records rather than assuming discrepancies will be easily corrected after closing.

      A Very Disappointing Experience with D.R. Horton. I Do Not Recommend Buying From Them. My experience with D.R. Horton has been extremely disappointing. When you purchase a brand new home, you expect it to be properly built, finished, and inspected before it is handed over to you. Unfortunately, the home I received did not meet the standards I expected from a new construction home. After completing the closing and moving forward with my new home, I discovered multiple problems, including:

      • The shower bathtub is broken.
      • The carpet padding is uneven, and the carpet installation itself is not level.
      • The patio’s window allows insects to enter the house.
      • The master bedroom window is visibly damaged.
      • One of the kitchen cabinets is damaged.
      • The refrigerator arrived dented.
      • There are visible holes in the cabinet walls that were not properly closed or finished.
      • The concrete work in the garage is incomplete.

      • The window in one of the smaller bedrooms does not open.

      What has been even more frustrating than the problems themselves is the experience of having to deal with them after purchasing the home. Instead of enjoying my new home, I have had to spend my time and energy following up on issues that should have been identified and corrected before the home was delivered. The buyer’s time and comfort matter. Buying a home is not a simple transaction. It is one of the biggest financial and emotional commitments a person can make. It is extremely frustrating to feel that, after completing the purchase, your time, feelings, and comfort are no longer a priority.

      Based on my experience, I felt that the focus was more on completing the sale and delivering the home than on making sure the home met the quality standards a buyer should reasonably expect. I am not writing this review simply to criticize the company. I am sharing my experience so that other buyers know what they may encounter and make sure they thoroughly inspect their home before completing the closing.

      Based on my personal experience, I do not recommend buying a home from D.R. Horton. I sincerely hope the company takes customer complaints more seriously and improves its construction quality, finishing work, final inspections, and, most importantly, the way it respects the buyer’s time and comfort after the purchase. If you are considering buying a home from D.R. Horton, I strongly recommend getting a thorough independent inspection before closing and not relying solely on the inspections performed during the construction process.

They tell you it will be addressed next week and next week turns into a month. And they act like they are doing you a favor when they do show up.

      Do not be fooled by the Amenities this builder offers. You will have the biggest regret of your life. Mold will be your biggest issue because Horton will not correct this. We have dealt with mold in a wood build from the ground up. EVERY AC and HVAC company they work with is worse than the last. You would think the house is 20 years old when it's only 5, the original owners and this was an original problem. This builder is predatory and I do not understand how they continue get away with building houses that have the same issues.

      After the year is up, you are stuck with the house and the issues that it comes with. You can't sell because you then compete with a newly built home from Horton. This company doesn't care that family are sick because of the mold grows almost immediately once the air unit starts. There's no one that actually cares so you are stuck with thousands out of pocket expenses for repairs after thinking purchasing what you think is a place you can call your own.

      I bought my townhome in April of 2024. It was being built so I got to see the progress which was cool. But when I was first shown the home in its "skeleton phase," I asked about the back yard. I was told there would be a square of cement right out the door, then the rest of the yard would be grass. It wasn't. It was rocks. My dogs are picky and won't go potty on rocks. So I put in a turf. The next lie was that they'd close off my back yard with the stone designed permanent fence that the other half of my street had. When I bought the home, there was vinyl fencing separating my yard from my neighbors, it was open straight out into a field that's behind my home. That field is private property.

      The sales agent told me D.R. Horton would put up that back fence when they completed building the homes on the street. When those homes were done, they said they "meant" they'd put up a fence when all the homes in the community were finished. So that took about a year and then we were told they'd put the fence up in the spring of 2025. Then they pushed it to the summer of 2025. Then the fall of 2025. THEN they actually put a fence up. But it wasn't where it was supposed to be. I don't even know where they put it, but it's not in my townhome community.

      So then my HOA reached out to them on the home owners behalf to try to get them to out the fence up in the right place. DR Horton said they needed an easement to get into the property where they put the fence. They essentially trespassed to put the fence up in the wrong place. Anyway, now it's September 2026 and I still don't have a fence. They have stopped all communication with myself and my HOA. The field behind my home is private property but they're selling it so whenever something is built, our back yards will be open to the public. My neighbors and I are furious they didn't hold up their agreement and are now leaving us to fix this mess.

      Extremely Disappointed and Deeply Concerned About the Safety of Our New Home at the Mt. Vernon North location. We moved into our newly built D.R. Horton home last weekend. Shortly after moving in, we noticed a faint odor of gas. At first, we assumed it was related to the new gas appliances in the home. Two days later, however, the odor became significantly stronger, and I had an uneasy feeling that something was seriously wrong. I contacted the gas company, and a technician responded immediately. He tested the air inside our home and confirmed the presence of natural gas. He then inspected the furnace and touched the gas line. The gas line collapsed when he touched it.

      The technician was shocked by what he found and told us that, had the air conditioning system been running and provided a source of ignition, the consequences could have been catastrophic. My wife, our dog, our home, and potentially our neighbors could have been in tremendous danger. The technician immediately capped the gas line and shut off the gas service to our home. Because this occurred around 11:00 p.m., I immediately contacted the D.R. Horton construction supervisor to report what had happened and emphasized that this needed to be addressed immediately. The following morning, the construction supervisor responded and said he would contact the company responsible for installing the gas line.

      The plumbing company came out and repaired the line. However, what the plumber told us afterward was extremely disturbing. He stated that the gas line currently in our home was not the same gas line his company had installed and that the line appeared to have been tampered with. We immediately relayed this information to the construction supervisor, but he was unable to provide us with an explanation for how or why this could have happened. At that point, we contacted D.R. Horton’s corporate office in Texas. We were told that someone would contact us within 48 hours from the Indianapolis office, regarding this extremely serious situation. It has now been 96 hours, and we have received no phone call, no explanation, no apology, and not even an acknowledgment that someone is investigating what happened.

      That lack of communication is almost as disturbing as the original safety issue. This was not a minor cosmetic defect or a typical new-home punch-list item. We had a potentially dangerous natural-gas leak in a brand-new home. We were fortunate that my family and I recognized something was wrong and that the gas company responded when they did. I am posting this review because prospective D.R. Horton customers need to understand that purchasing a newly constructed home does not mean they should assume everything has been properly installed and inspected. Check everything. Have critical systems independently inspected. If something doesn't seem right, don't ignore it.

      My greatest concern is not simply what happened to our family. It is the possibility that something similar could happen to another family who may not recognize the warning signs or may not have the same circumstances that led us to call the gas company. A situation involving a natural-gas line should receive an immediate and serious response from the builder. Instead, after reporting what happened, we have been left waiting for answers. We purchased a brand-new home expecting it to be safe for our family. At this point, we are deeply disappointed in both the circumstances that allowed this to happen and D.R. Horton's lack of communication and concern afterward.

      I would strongly encourage anyone considering building a home with D.R. Horton to do their due diligence, have the home thoroughly inspected, and think very carefully before making that decision. A brand-new home should not leave a homeowner questioning whether their family is safe inside it.

HORTON, who has been ignoring our requests for warranty work, I’m just venting what a terrible experience for our family, they didn’t even take into consideration that we have a family member who happens to be mentally disabled.

      We are just over the year mark after purchase. We did not move in for another 2 months and just before we walked the house and saw a large number of items that needed to be fixed. They were fixed to our satisfaction at that time. In the 10 months we've been in the house, light sockets have stopped working, the microwave kept tripping the breaker, the walk in shower had numerous problems including the seal not complete, and the plastic plate attached to the door glass broke off. Now the door has come loose and what I see is a tiny screw they tried to put into a larger hole. They filled it will clear sealant, let it dry, then put the quarter inch screw into to hold the entire door. And since it's been just over a year, warranty doesn't cover it, they say. There's a light socket on the patio that fell out to the ground. It's a lot of little things but with a previous history of small repairs, to now say warranty doesn't cover it is a sad excuse from a sad company.

      Been living here a year and a half almost. The houses are built cheap and the quality of the workmanship is questionable. They have put a new master bathroom floor at least 3 times and have repaired it probably now another 3 times. Now many Central AC is not working in this 90+ degree heat. And we have kept up with the maintenance. My garage broke after the warranty and that cost me. They also had to come back and repair my light like 4 times. I've had several other problems also. My advice is look for another builder. If I had to buy again it certainly wont be from D.R.. Horton. They are courteous to you and are responsive while still under warranty but I should not be experiencing these problems on a new home.

      Do NOT Buy a DR Horton Home — Lockhart, TX Buyer's Nightmare. ★☆☆☆☆ (1/5). I own several rental properties, including much older homes in Aurora, IL and Durham, NC, so I have a good basis for comparison when I say this: my DR Horton home in the Lockhart, TX area — purchased brand new in April 2024 — has been, by far, the worst property experience I have had as a landlord. Older homes I own, some decades old, have given me fewer problems and lower repair costs than this "new" build has in under two years. That alone should tell you something about the construction quality DR Horton is selling.

      I want to warn every future buyer before you sign anything: this was one of the worst purchases I have ever made, and DR Horton's response once problems started has been just as bad as the construction itself. The problems didn't wait long to show up. Within a few months of closing, we were already dealing with issues that have no business appearing in a "new" home. By the one-year mark, we were facing extensive repairs — the HVAC system broke down entirely, and we discovered problems with the external plumbing lines. This is not normal wear and tear on a house that was barely a year old. This is the direct result of how the home was built.

      When I brought these issues to DR Horton, the response was exactly what you'd expect from a builder that knows it cut corners: they washed their hands of it. Because DR Horton only backs their work with a bare-minimum one-year warranty, they used the calendar as an excuse to deny coverage on repairs that were clearly caused by their own poor construction. Instead of standing behind the homes they sell, they hide behind a technicality and leave homeowners to pay for their mistakes out of pocket.

      Here's the part that should really concern anyone considering a DR Horton home: I didn't just take my own word for it. The licensed technicians who came out to actually diagnose and repair these issues told me directly that the construction was below par, that low-quality materials had been used throughout, and that the workmanship was sloppy. These are professionals who work on homes every day, and they were the ones pointing out how poorly this house was built — not me.

      The HVAC failure is the most infuriating example. The technician who serviced our unit told us the HVAC system installed by DR Horton was undersized for the actual square footage of the home. That means the unit was overworked from day one, running harder than it was ever designed to, just to keep up with a house it was never properly sized for. The result: the compressor failed within two years of the home being built. That's not a fluke or bad luck — that's a design and installation failure baked into the home before we ever got the keys.

      For a company as large and profitable as DR Horton, this is unacceptable. A homeowner (or in our case, a rental property being maintained for tenants) should not be facing HVAC replacement, plumbing repairs, and a builder that refuses to take any responsibility, all within the first two years of owning a "new" home. A one-year warranty is not protection — it's a shield DR Horton hides behind so they can sell homes fast, collect payment, and disappear the moment real problems surface.

      I don't say any of this as a first-time homeowner overreacting to normal maintenance. I manage multiple rental properties, several of them far older than this one, in Aurora, IL and Durham, NC, and none of them have racked up the repair bills or the outright builder refusal that this two-year-old DR Horton home has. When your newest, most expensive property is your biggest headache while houses decades older run circles around it, that is not bad luck — that is a builder that cut corners to hit a price point and move on.

      If you are considering buying a DR Horton home anywhere, please do your own research, get an independent third-party inspection before and after closing, and go in with your eyes open about how this company handles its warranty obligations. Based on my experience in Lockhart, TX, I cannot in good conscience recommend DR Horton to anyone. The quality of construction does not match the price you're paying, and when things go wrong — and based on my experience, they will — don't expect the builder to help you.

      DR Horton: if you happen to see this review, you already have my complaint history and the repair records from the technicians who documented these problems. I am asking you directly to take responsibility for the repairs that were caused by your own substandard construction and undersized HVAC design, not by normal wear and tear. Homeowners deserve better than this.

      This whole experience has been a complete nightmare! Like everybody else has said, I wish I had read reviews before signing anything with them. At this point, we just want to move on from this chapter with them and they keep the thousands we’ve already given them as part of our deposit, but they’re even making that impossible.

      We requested a cancellation 20 days ago and were told 15 days ago that “corporate” would send us the documentation to finalize this matter so both parties could move forward. Well, we still have not received that documentation or any updates. We just keep getting statements like “it will be sent next week” and “it is scheduled to go out on Tuesday” and those timeframes come and go without any word or documents to sign. We’ve tried to follow up countless times now, but the result is the same. And most recently: the salesperson who has apparently been communicating with “corporate” about this, has stopped responding to us.

      This all seems so unnecessary and not the kind of actions you’d expect from a big builder like DR Horton, especially in a market like this. Wouldn’t you want to resolve this so you can officially market this property to a prospective buyer? Take the nearly 20k of our $$ for your troubles and just let us both move on. Please, it doesn’t need to be like this and only creates more negative PR for folks who do their due diligence and look at reviews. We did not want it to get to this but we don’t know where else to turn.

      Though I love the home my husband and I purchased in 2024, we have been lied to for 2 years in regards to the timeline of when our amenities would be available. The pool is still not open even though there is a billboard on the route our community is on that advertises "come swim at Black Bear this summer". I'm not upset about it not being open...I'm upset that they don't even care about us as customers and blatantly lie to our face over and over again. Just tell us the truth that you don't want to open the pool until you sell more houses and make more money....I would respect you a lot more if you did that. So in closing, if you are buying a Horton home with amenities, don't believe them when they tell you they will be available, especially if it's a pool....They are more than likely lying to you....

      Purchased a newly built DR Horton home in Feb 2024. Noticed then the shoddy construction. Cheap paint, garage door makes enough noise to wake the dead, cheap fixtures, I mean so cheap you can hardly find replacement parts if you can. Cement around foundation peeling, not cracking because it was spread so thin. Doors out of line and knobs continually come off among numerous other problems. Biggest problem of all is MOLD!!!! Had this problem within a year of moving in. DR Horton did come out and repair most of what they saw. Now the mold has returned worse than the first. Also recently found out I have cancer of my nasal cavity. Would appreciate info from anyone that can help navigate this disaster!!

      Our experience purchasing a new construction home from D.R. Horton Homes (Sagrado) in Santa Fe, NM has been extremely disappointing. Unfortunately, the problems have involved multiple departments from the sales team and mortgage process to construction and customer service. After speaking with other residents, we have learned that many of these concerns appear to be shared by other homeowners as well. The mortgage process was frustrating to say the least. The mortgage team appears to be overwhelmed with the volume of business, and our mortgage loan officer was extremely difficult to reach, was condescending and always gave speeches to prove that he knew it all and was better than everyone else.

      There was a local mortgage representative, but communication was extremely poor. We received little to no response to calls or emails, including attempts to contact her shortly before closing. For a company handling such a significant financial transaction, this level of communication is unacceptable. Unfortunately, the problems did not end after closing. The quality and attention to detail of the construction were not what we expected from a new construction home. After moving in, we encountered several issues that needed attention. Getting anyone to respond or arrange repairs was extremely difficult. The Construction Manager was difficult to reach, and we repeatedly struggled to get someone to come out and address problems with our brand-new home.

      Our construction manager/customer service representative was transferred to their Albuquerque location while he was working on post move in repairs. Much to our astonishment and disbelief, no one bothered to inform us of this change, as our calls and text messages to him went unanswered for months. Customer service has been another major disappointment. The local customer service representative has been extremely difficult to work with and, in our experience, has been uncooperative when we have raised questions or requested assistance. Instead of feeling like a company that stands behind its homes and supports its customers after the sale, we have repeatedly felt like we were simply being passed from one department to another.

      What is most frustrating is the apparent lack of accountability across the different departments. The sales team, mortgage team, construction management, and customer service all seem to operate independently, with little concern for the homeowner's experience once the sale is underway or completed. It feels as though D.R. Horton is focused on selling and building as many homes as possible, as quickly as possible, rather than maintaining the level of quality, communication, and customer care that buyers should reasonably expect when purchasing a brand-new home. We were particularly disappointed by the lack of quality control and follow-through after closing.

      Buying a new construction home is a major financial and personal investment. We expected better communication, better workmanship, and—most importantly—a company that would stand behind the product it sold us. Based on our experience, we are extremely disappointed that we chose D.R. Horton in Santa Fe, NM. We hope D.R. Horton takes these concerns seriously and makes meaningful improvements to its sales, mortgage, construction, and customer service processes. Homeowners deserve much better.

      Complete shitshow: trades, finance, etc. I compiled a laundry list of items during the initial walkthrough, which is normal. My inspector found more items a few days later, which is also normal. I did the final walkthrough on the day of closing, and major items were still not complete (e.g., no refrigerator installed, no washer and dryer installed, the concrete resurfacing job on the front porch was trash, the side yard still had massive holes due to improper grading, a bathroom wall was not plumb, the back landscaping was still not complete, sheetrock in the garage was still damaged, etc.).

      This does not include minor things like nail pops or paint drips. The supervisor's excuse was that they were working as fast as possible but weren't going to complete everything on time given how fast we were closing. Keep in mind DR Horton moved my closing date up by a week — a week I'm sure the trades could have used.

      The worst experience was with their in-house financing. I was encouraged to use them to secure a better rate, which turned out to be true. Upfront, I was asked for many documents, which is part of the standard loan approval process. But then every few days I'd get a request for some random document, or to review documents — and most of the time those documents had incorrect figures, rates, personal information, etc., which often required me to return or re-sign them.

      The head finance guy, Gerry, was decent, and told me on multiple occasions that the errors by his team were "frustrating." On the day of closing, I drove an hour and fifteen minutes to the attorney's office. While I was in the parking lot, 30 minutes before closing, one of the finance representatives told me she needed my latest Leave and Earnings Statement (military pay stub). I told her I couldn't pull it up from any computer, since it requires my Common Access Card (ID card) to log in. I was told I could provide it after closing. But after I signed all the documents, the attorney said she couldn't turn over my house keys, closing documents, etc., because they were missing my latest LES. I drove an hour and fifteen minutes back home with no keys — nothing.

      Every day with DR Horton and their associates has been an adventure. My biggest frustration is that there's no centralized point of contact. I explained this to the attorney and the finance guy: when a potential homeowner puts down money, there needs to be ONE person who guides the client through the entire process — someone knowledgeable about the whole thing who can speak intelligently about the buying process and the services DR Horton offers. Instead, I get random phone calls from people telling me they're part of DR Horton's team for pest control, alarm monitoring, etc. Through trial and error, I learned that DR Horton is partnered with an alarm company, internet and cable providers, movers, etc. We live in a spam-call era — if I see Terminix pop up on my phone, I assume they're trying to sell me a contract. But if I know DR Horton has a contract with them, I'm more inclined to pick up.

      This is my third property. I can't imagine what this would have been like for a 20-something first-time buyer. I was so angry driving home from closing that I called to make a VA appointment. I calculated the amount of time I've wasted during this process — 27 hours — so here's what I'm going to do: when I meet new Soldiers and Airmen at Fort Bragg (PCS cycle is summer and December), I'm going to tell 27 potential buyers about my experience with DR Horton and encourage them to look at your competitors. It will only count if they're actually in the market for a new home.

      Purchased a home from them in May of 2023. My husband and I never owned a home before. So we were told warranty is only good for a year. What did we know. Well 3 years later I find out my air ducts are not installed correctly at all. So we paid to get them fixed, $8,300. I was told by a friend contact D.R. Horton. I did for them to get back to me to say they aren't paying for anything. After Tim from customer service told me they would good. I am now stuck with a $8,300 repairs. I'm a senior I should be retire. Instead I'm working full time to try and make ends meet.

      DO NOT BUY A HOME FROM D.R. HORTON — THINK TWICE BEFORE YOU DO! I bought my first home with D.R. Horton, and my family and I were extremely happy at first. Unfortunately, that happiness did not last long. Once we started dealing with the HOA (BOYD Group), everything became a problem. We constantly receive letters and violations over minor issues. Sometimes it feels like the HOA thinks they own my house instead of me.

      They complain about the grass, even though the landscaping was installed by D.R. Horton and the quality of the grass is very poor. They also complain about cars parked on the street, even though the builder did not provide enough guest parking for the community. This has become a constant headache and a huge source of frustration for my family. I regret buying a home in this community. I DO NOT RECOMMEND D.R. HORTON, and I definitely do not recommend this HOA. Think carefully and do your research before buying a home here.
