I hope this help other buyers, my experience in particular is with the South Florida (Homestead specifically) where D.R Horton is building several communities. Went there to look at the different models (already pre-qualified for $600k) and ready to purchase a home through a VA loan (I'm a veteran of USMC and USN). So for those who know, no down payment is one of the advantages of doing a VA. So the issue basically was the seller (D.R. Horton) tells us the rules changed just the Friday before we went there (03.18.22) to where VA loan holders have to pay now $10k, but that the funds would be applied to the closing costs and any excess would be returned (mind you this information was nowhere in the draft contract we received so boom! another red flag).

So basically we tell the seller that we were not expecting to pay anything like that (VA loan - no down-payment and all that) but that we were willing to work with them and provide $5k and allow us for two weeks to get the rest from our 401k, nevermind the fact that we were over-qualified to put it lightly as the property was only $407k and never refused the terms just asked for a 2 week period to get the money (the closing date was 2 months from this date so not sure why they made such an issue about it). As a final result we got denied saying that if we didn't have the money then we couldn't proceed. Sad to see where this world is going, you serve the country, wear the uniform and when you try to take advantage of the little benefits of it, get shutdown because corporations like these are money hungry. Thanks for nothing D.R. Horton. You lost our business due to non-sense. Good riddance!

New Construction Project; sales staff touted the community would be gated in the summer of 2021. To date, the front gate is still not operational. Empty promises over and over. They sell out and move out. Did sales staff lie; does the company care?

Updated on 04/29/2022: The worst house I’ve ever purchased. I was told I’d be moved in on 11/21 and moved in on 1/1. Was told I’d get $10k in closing and didn’t. Was told I’d get reimbursed for two nights of hotel stays and didn’t. I wake up almost every day to find something else broken. Pipes had to be dug up and replaced, toilets still need daily plunging, siding has fallen off, shingles dance in the wind, sod and plants are dead, ceiling showing water damage, nail pops galore in ceiling, ceiling joists are showing through the paint and the list goes on and on. And you’ll never believe who doesn’t want to make the needed repairs.

In two days I’ll have lived here 5 months and it’s aged me. Promises are all I’ve been given. And DR Horton loves to ignore me. It’s really sad I spent so much money to purchase a dump that will end up taking all my money like a money pit. I’m a teacher so I don’t have money to hire an attorney, which I shouldn’t have to do because I should have a company that stands behind what they say.

Original Review: Do NOT buy a DR Horton home if you want quality and peace of mind! They promise the sun, moon, and stars and then give you excuses on why they aren’t giving you the sun, moon, and stars. Sara, the sales lady tells you what will make you sign and then nothing she says happens. Scott, the build contact tries to fix issues and then tells you he will get it corrected, but doesn’t. You are their best friend until you purchase and then they stop contacting you. The Charleston management company hasn’t responded to a single email. Since moving in I’ve had siding fall off only to be “fixed” with regular nails and lots of banging and now more siding needs fixed. My plumbing has been “fixed” by then destroying the yard to replace a pipe to still have to plunge my toilet almost every time I use it.

My whole house has blue and green tape. My door leading into my garage lets tons of outside air in. My light about the kitchen table isn’t even close to being centered. I have inside doors that don’t latch, blinds that are crooked and won’t open and close properly. My sod only grows weeds and plants are dead because they don’t put proper soil and just plant them in clay. This has been the worst home buying purchase I’ve ever made because my list could go on and on. I’m so sad that people don’t do better! You don’t get what you pay for here. A house over $300k and it’s like I bought a house from the 1800’s.

From our final walk through to a year later now, we have basically the exact same complaints. I didn’t want to close on our house because the baseboards looked horrible, but I was assured that we could revisit that at our 30 day walk through along with anything else we would notice during that time. By the time the 30 day came, we had several leaks with in the home. We have major drainage issues in the yard. And a list of several hundred cosmetic issues. To include cracks, holes, nail pops, baseboards, really bad caulking jobs, gaps around windows. I could sincerely go on and on.

We have been promised these things would get fixed but as time has passed on so has the narrative. Some of the repairs have taken place, and the job was so bad in fact I wish we would have left it alone. But we signed off because there was no way that vendor could be in our home any longer and the quality was not going to get any better. It was so upsetting, we called home office, we called warranty and that truly has not got us anywhere. I’ve had to literally beg for a DR. Horton representative to be here for repairs. I’ve had vendors tell us this was their first ever time in construction and they were making $9 an hour. The girl who came to do the repairs on our baseboards told us it was her first day, as in never worked with baseboards before!!

For repairs… we had mold growth in our garage from all the leakage, they began repairs on that but yet to finish. There is still a huge hole in the ceiling. Also they damaged our driveway and garage floor while starting that repair. The painters got paint all over the flooring and carpet. The trim around fireplace got busted in a repair from a vendor and I was told that would get fixed… It hasn’t. Stoop is supposed to get painted, it hasn’t. Yard is supposed to drain, it doesn’t.

They have no follow through. They are too busy to care about their clients. They have too many separate vendors and not nearly enough supervision. Quality is terrible. I show anyone my house and they are floored at the craftsmanship. I just want them to come fix this. And like in one day, not month of me taking time off for vendors or reps to not show up. My family is beyond frustrated. We can’t get their attention. This is a long term investment, treat it as such. My best advice is don’t get in a hurry to move into one of these homes. They will not take care of you once you move in. Also I think we are going to have serious foundation issues, vendor warned us that he noticed an insane amount of water around our foundation. Scary.

I purchased my home in June of 2021. We moved out of state to what was supposed to be our dream home. We had a list of issues a mile long during our walk-through that were still apparent during our final walk through. However, on our final walk-through list they only wrote down 4 items. The other items we listed that I had wrote down were just verbal acknowledgements from the superintendent that he would complete them. That was my first mistake taking his words at face value. First of all, my front and back doors were dented and installed with the wrong swing, A point in which he argued with me until we pulled the blueprints to our house. The front door was corrected but the back door is still wrong. My electrical was not wired correctly according to the blueprints and had to be moved and rewired on a couple different occasions.

The contractor for the electrical dropped his tools on my floor and ripped it but DR Horton will not repair it because it is not covered under our warranty. I also have had to have the floors cleaned 2 times professionally because of the amount of paint that was left on my floors. They advised me that this was the worse case of paint being left on the floors that they had seen in a home. The Superintendent promised me this would be done before we moved in since the whole house had to be cleaned. However, it took 4 months to get them to do it and it still was only done halfway because the vendor did not want to move the furniture. I still have paint on my floors. This was supposed to be luxury vinyl installed in my home but It is the cheapest and thinnest vinyl I have ever seen and has ripped in several rooms in my home and they will not cover or replace it even though I am still in my warranty phase.

They do not take the time to complete task in full and it shows. All my door knobs fell off 3 months into us living here including the front door as we were opening it. The hinge pins in the doors were not put in all the way. My cabinets while being installed were dropped and damaged but they hung them anyway in hopes that I would not notice. They came to replace them 8 months later I got a new cabinet just 1 not the 2 that I needed. It was also damaged in which they took touch up paint that didn't match to try to repair it. I had light switches where there should not have been and the switches I had were wired incorrectly. They came out to repair them and afterwards the lights would flicker and then shocked the tech when he took the cover off to repair them again. We had to purchase our own weather stripping to go on our doors because there was none put on our doors before closing.

I still have a hole in my siding outside my house where the wires come in for the electrical, cable etc. and I am awaiting a box to cover those wires to be installed. I also have main water pex line exposed on the outside of my house coming into the house. My sidewalk in the front of my home has sunk in so much from the rain runoff where there were no gutters installed that I had to have $3600.00 in gutters put on myself to save the foundation integrity of my home from being damaged anymore in which they still have not fixed and or reimbursed for that nor will they. My property is not completely finished and when they sodded I have 2 different grades in my yard that do not meet up because once again they were in a hurry.

Also instead of trimming the trees in the back they ripped up all of them and ruined the landscape work we had already created in the back and now it is just an uneven muddy mess that looks horrible and they have no plans to repair that. When I file a warranty claim it takes months to get a response or get anything done if they even begin. When they do come out to fix it the work done is no better than when they originally started in some cases. I still have issues with my AC unit that have not been repaired fully. I can go on and on but I am just wasting my breath. I would never buy another home from DR Horton and I do not suggest anyone else do it either unless you want a nightmare of endless excuses why they can't help you.

This has been the absolute worst journey. My salesperson lied to me during the entire process. I finally closed in January. The poor quality manifested immediately. I have nail pops everywhere and I’ve been in my home less than 2 months. The builder told me that’s this is normal and I’d need to wait 11 months to resolve through the warranty process. Sheetrock is splitting throughout the home. The trim is splitting everywhere. The dishwasher flooded due to them not removing packing material. I removed it. Now water has been sitting in the bottom of my dishwasher for over a month and won’t drain. There’s a white layer of paint over my hardwood floor. The painters are supposed to fix that.

I closed in January. It’s now March. The builders ate in my home during the building process and left open and rotten food causing ants. I now have ants in my walls and they come in like a vengeance. 2 exterminator treatments and it’s still terrible. I create a warranty request at least 2 times a week. Still waiting for resolution. Do not waste your time or money. Once you close, they do not stand behind their work. On to the next subdivision. They could care less about the homeowner.

Updated on 05/15/2022: This is an update from my March 2022 review. We completed our 1 year walkthrough and repairs. For the most part, the contractors were great except for 2 that never showed up. Out CSR is hopefully working on a reschedule. Dr Horton needs to make the contractors more accountable for missing the schedule time/date by contacting someone.

Original Review: To all the negative reviewers. Purchase our new home in April 2021 in the Saguaro Bloom development, the sales manager was very nice and helpful. We were going to use a VA outside lender, but the lender DR use was able to get us the best rate. Over the course of 10 months we had minor issue that were resolved within a month after submitting a ticket. Our customer service rep has been very helpful to get the minor issues resolved. Due to the house settling, our CSR recommend we wait until our 1 yr walk-through to resolve some of the other issues. Overall the quality of the house, workmanship, warranty and neighborhood is A plus. I would recommend DR Horton homes. Thank you DR Horton for a quality home.

Moved into new home by DR Horton in November, Westfield IN. Probably one of the worst home buying experiences ever. This company certainly has no pride, quality is NOT what you get. And as far as service "after" the sale, you will never get that either. The warranty representatives are clearly overwhelmed and burned out on all the problems they have to deal with so they just ignore you and tell you to be patient and wait your turn.... Would never refer anyone to DR Horton, not even my worst enemy.

For an uncustomizable home, DR Horton found an architecture error one day before closing. Completely wasting my time. Even though it is their error, DR Horton doesn't really give a **. It is take or leave for them. Absolute worst.

With the exception of the closing experience this has been a nightmare. 7 different walk through date changes, 5 different closing date changes only to make us homeless for 2 weeks with 2 dogs and a NEWBORN BABY!! What date they quote you for closing add 4 more months to that date!! Or you find yourself in a hotel!

DR Horton hires the cheapest contractors with the cheapest materials. Your superintendent’s whole job is to micromanage them, however he has 12 homes to monitor, things get missed! We have “blue taped” the same spots 4 times before closing only to have the texture guy and painter guy remove them without doing the job.

We had a third party inspection prior to close and Thank God we did! He found so many things wrong that we wouldn’t have ever noticed. Like a leak under the kitchen sink… they just kept wiping up instead of fixing the leak. Or a simple as putting sealer around the outside vents so water or bugs would not come in. The Third party inspector had to tell them to do this!

Long story short!!! If I had not written a horrible review at closing none of my current issues would not be addressed! The fact that I said people's names and should be fired in that statement... we would still be twisting our thumbs to get things done! They are on #3 (replacing all 3 bathrooms tiles because they are all misaligned or no grout or tiles are all not fleshed at the same depths…. Poor craftsmanship) of #30 of my issues to be completed. Let's see if they all get resolved. 1 month into a close!! We wished now we had not closed until all our issues were addressed first! And wished now we went with Gehan Homes or Perry Homes instead! We wanted to save a few dollars and it is not worth the few thousand dollars in difference of cost vs the now headaches and time lost on DR Horton! Probably gonna sell this POS next year just to get away from cheap construction and ** breaks down on us! Buyer Beware.

Moved into my new home June, 2021. They only did 2 walkthroughs. The supervisor with me tried to fix my issues on the 2nd walkthrough. But they set it up that you have to close as soon as your 2nd walkthrough is done. So, my paint touch ups and back door hinges were not fixed. Now, they will not even answer when I submit a warranty request. The flashing on my back porch is falling off. They installed no weather stripping around front door. You can see an inch of sunlight under it. The landscaping is horrible...dead plants. Oil stains on my ceiling. Dug up area around driveway and didn't fill it in. Once you close, DR Horton is done with you.

This company sure does not provide equal housing opportunity. They actually prefer you go with their own lender, and if you don’t they will frustrated you so you either go with their lender or back out. They will NEVER come out right to say they won’t sell to you instead they will stall and frustrated you. When they know you are persistent, then they say the home you want is not available anymore. It took two weeks to cross-qualify, finally that was done then oh wait the home is gone. Then next sales consultant says no is not taken, is still available (busted). Then you like now what, they say sorry we cannot sign the purchase agreement until 4 weeks from now. Are you kidding me. The sales consultant who knows this is BS just looks and has no choice to go with whatever the other person says. TERRIBLE TERRIBLE COMPANY. If I hear D R HORTON, I just run. Yeah worse buying experience ever. I went with Lennar instead.

We purchased our home in October 2020. We've had issues with the siding that were pointed out at closing. This included staining, cracked pieces and defects. We were assured that the issues would be resolved in the warranty phase. As required, we submitted a warranty claims for the siding as well as other issues we found in the home. To date, none of our issues have been resolved and at least three of the representatives we dealt with have left the company.

We determined through an inspection and our own research that the siding was installed incorrectly. James Hardie requires specific steps in installation or the manufacturer's warranty is null and void. We had a Hardie representative out and when I asked him if we had to submit a warranty claim if we had issues in the future, he said it would not be covered. This was because of the improper installation. The subcontractors that DR Horton hired did not use proper fasteners (face nails were used and Hardie requires blind nailing and the nails are corroded); nailing method (fasteners were under-driven); did not use horizontal flashing as required, did not use kick out flashing, and most importantly did not treat non-factory cut edges properly. As a result of their failure to install the siding properly, our boards are wavy, uneven and are subject to water infiltration behind the siding which would eventually lead to wet rot.

We were contacted by Tom ** at DR Horton (no longer employed) who immediately made excuses instead of listening to our concerns. This was back in the summer of 2021. In October 2021 Tom brought a Hardie Representative and we met with both of them. It was at that time that I was able to determine that the siding would not be covered by Hardie if there was an issue with it. We agreed to get the subcontractor who installed the siding out so that he could inspect.

Then, the first week of December 2021, I met with Bill (because Tom was unavailable due to personal reasons) and the owner of the company who installed the siding. We did a complete inspection and I pointed out every issue and how the installation was not done properly. The siding rep made excuses as well and could not confirm that his employees followed proper installation procedure especially when it came to treating the non factory cuts as required by Hardie. He basically said he agrees there are issues but cannot discuss them directly with me and has to go through DR Horton. I was told I would hear something within a week. Here we are 10 weeks later and NOTHING. I have since found out that Bill no longer works for DR Horton and nobody knows what is going on.

Due to the severity of this issue, we are considering legal action. But that is not all... We have other issues with our home that have not been address despite filing our warranty claim back in October 2021. These issues were revealed when we had a pre warranty home inspection done. They are as follows:

--HVAC system appears to have been used during construction because of the build up of drywall dust inside the unit.
--Cracks in the foundation.
--Electrical issues--the kitchen outlets blow the main circuit when our coffee maker is used. The GFCI is not working.
--The bathroom GFCIs are not properly connected so that they will flip if there is an issue with the outlet.
--Kickout flashing is missing from the roof which will cause water infiltration.
--The HVAC condensate line is reversed pitched and will cause water issues.
--Front porch light is not working.

--Damaged door in upstairs bath has not been replaced despite the new door sitting in our living room since November 2021.

DR Horton cares about selling houses and making their money. After closing and when they have your money, they are unavailable. They have been building new homes in Sanctuary of Bull Valley for a couple of years now and at the speed they are putting these houses up, there is no way they are following proper procedures. They have made several shortcuts because they obviously don't care about workmanship. If anyone mentions to me that they are thinking about purchasing a home from DR Horton, I will tell them to RUN AWAY! This is a nightmare.

Biggest mistake. House is made no joke!!! Ikea cabinets. A master shower that leaks daily when you move in. Could write a novel. The dishwasher does not work since day one. Garage door offline since day one. Meaning see you look sideways into my garage no problem. Wall paint is terrible meaning miscolor on walls. Easy to see. Again do know the cabinets are bought pre-made from Ikea. They are junk. 20-30 small things like fixtures are offline like switches and way offline since day one.

Day I moved in the ring doorbell is not working. Will be back next week being Friday to reinstall a new one. Never did. When I called the super of the area in which my house was the last one to be finished he told me I was wrong, I was told I had to open a warranty claim. I didn't even move in. I was getting the keys. Kidding me. I know him and all pass him again. Will talk about his lie. Water pressure is the worst. Heat for water is the worst. If your up at 530am to go to work. Turn the shower on 5 minutes prior for heat. Cause good luck. Never got a sliding back door sliding screen. Was told I did. So I am a liar again.

DR Horton is the Walmart supplied with Ikea parts to build a home. Windows offline by inches so when I close the window it has to be moved back and forth and side to side to close. Lol told the super from day 1 of this. He fixed it he said. With cardboard and a ton of silicon. If you are dumb enough to buy a DR Horton home know this if you do the security system. The free Ring doorbell that you get someone to come out and up-sell you a camera system. I live in a $600.000 house I bought from them. This is what happened. Not including the water leaks in the master show. Crack in the cabin on the inside back you can not see unless you really look. Meaning they knew but said who cares. He can live with it. Joke of a company DR Horton. Do not buy the security. Do not even get the free stuff... Please trust me.

Worst system l have ever seen and the worst customer service ever. Call prior to buying and see 1(800)716-3640, tell them you have a problem. See what ADT does for you. Adt is not a security company. They stamp their name on a metal plate and put it in your yard. The product they let a local company come out and install for you and service for you. Good luck with that.

I have had my system for 4-5 months. 3 times they have come out to repair the system to leave and something else goes wrong with the system. The camera has not worked 60% of the time. The ring doorbell doesn't tell me when someone has pressed the button. The camera in the front of the house is funny. You can come on my property and get to my front door and ring the doorbell and walk away. By the time you get to the car and leave that's when l will know. When you call them all they will do is tell you how to try and get your system to start working.

1st issue is the only one l am going to write about. Cause all in all it's a novel of bad service. 1 month installed. All systems went down. All. Called for 2 months straight every night. No manager no person to help, just a how-to help person on the phone. 2 months never worked. Hung up on me 5-6 times cause the person didn't know how to help me. Easier to hang up l guess. Given wrong phone numbers to call to help. Come out and help me fix on site. The problem was the number "800 992-5757". Please call it. I was told that the company should be the last person to call if needed to come out and help repair on site. Please call it.

Finally, someone from Adt corporate called me. Someone came out and fixed the car. Then it stopped again. Not everything just 1 thing, a camera. Took a month to get that fixed. Then 1 week later another problem another camera. This system has always had a problem since day 1. And every month it has not worked. Meaning every time they left something failed and broke. I could not put the rest. They limit the number of negative words. Could write a novel but they stop me at this with word count. Don't be dumb. Cheap made. You will hate yourself.

D.R. Horton has to be the worst homes you can purchase. When I first bought my home within 2 weeks it had water damage to the ceiling because they forgot to put something on the roof so they had to come and tear the ceiling down. They use the cheapest materials they can find. Everything from the paint job to the fixtures are horrible. You can see behind the sockets. You can see the screws in the roof. The windows they claim are good that they installed lets wind in, they really claimed these windows to be good. It’s soo much more wrong I really would like to sue them for false advertising. I just need a lawyer who would take my case. If you know any in the Oklahoma area please email me.

Horrible experience the whole way around! The sales and so called building superintendents tell you one thing to your face and then you get nothing!! I have emailed corporate to no avail! They refuse to fix the contractual obligations set forth in their own legal contract and also abide by South Carolina minimum residential construction standards! Items in violation with my home.

Siding installed incorrectly as per manufacturer's specifications. Not level 4 drywall finish as stated in contract! Cracks, unsanded seems, vacuum swirl marks, unpolished corners everywhere, knife marks everywhere!! Leaning walls beyond SC state tolerance which is 1/4” in 32”’s. Inadequate insulation in attic in accordance with legal contractual obligation! Some spots only 3-4 inches thick! Electrical issues. Breakers popping, lights going bright and dim and making buzzing noises!

D.R. Horton Homes response

D.R. Horton has offered to address this homeowner’s concerns on multiple occasions. However, to date, the homeowner has denied access to the home. D.R. Horton continues to stand ready and willing to make the previously offered repairs available to the homeowner.

D.R. Horton has to be the worst home builders in the country. I moved in on December 31st, 2019 and have been have nothing but issues. From the get go I had problems with my cooling and heating and had to sleep in a cold house for weeks until someone was able to come take a look at it, since April of 2020 every time it rains I get tons of water and puddles in the living room do a lack of quality from buildings.

The sliding door tracks leaks into my home and has ruined my tile and my furniture my base boards, I’ve had a hole in my wall for months now. I’ve reached out to the warranty team in July of 2020, where all they seem to do is give me the run around and blame things on covid. Here we are now in February of 2021 and still have the hole in my wall, the the sliding doors still leak and I’ve had to delay other projects because of this. I paid over 600k for this home that wasn’t even built correctly. To anyone that is interested in purchasing from D.R Horton, please stay away. Stay far far away as I don’t want you to make the mistake I did and regret it.

It’s only been two weeks since I closed on my home. There are so many noticeable cosmetic defects on the wall, doorframes, closets, etc. The piece of the siding fell off the home already. Just disappointed.

DR Horton is a reputable company that has building sites across the nation and has provided many a homes to those in the market. From first glance, the homes are mesmerizing, but once you dig a little deeper, the finish work leaves a lot to be desired. From the sagging pressed wood cabinets to the uncaulked showers, you will be calling the warranty department often.

However, the warranty department only gives excuses, as I was without water for in my master bath for 5+ days as my pipes were frozen, due to negligence from the plumbing subcontractor. Did customer service representative, Shirley A. ** care? Not at all. Did Shirley A. ** handle this important situation professionally? Nope! In fact, when other issues arose, Shirley A. ** proceeded to speak down to me as if I were the one causing the caulking in the bathtub to be non-existent and or for the sagging cabinet doors, or the extensive cracks in the cabinets at that. Mind you this is only after 2 months of residing in a brand new build with no previous tenants.

Do yourself a favor since you only have a 1 year warranty and be sure to carefully scrutinize the ins and outs of your home. Since I rent a DR Horton home and have many years in the trades, do yourself another favor and forgo the cheap build and poor customer service for either another company and or a custom built home. You will be glad that you did!

I moved in to my DR Horton home 12/2017. Within a few months I had cracks in the ceiling in several rooms. They superficially covered them. After having them out 3 times, I finished the painting myself. This past spring I had my patio enlarged. I had to get the contractor who built the patio cover to replace the wood around my windows. The home was not quite 4 years old and the wood is rotten. My house has black spots all around the outside where the nails are because they used the wrong type and the nail heads have oxidized. We have had some high winds and roofing tiles have lifted and some blown off. Inspectors have found they were not nailed in properly. I have not been able to check mine out but many of my neighbors are struggling. Insurance does not want to pay because this was caused by the builder. I have emailed DR Horton with my complaints and never heard anything from them.

I purchased my home from D.R. Horton on October 2021, and so far it been nothing less than a nightmare. The company hired cheap contractors who used cheap materials on their homes. Since I moved in, I have been having issues with my heat and other things in the home. There are cracks (settling) on the wall that leads to my stairway. There is hole on the floor in my living room because the wood is not strong enough to handle my crouch. When you flush the toilet from the upstairs bathroom you can hear the water running throughout the entire house while you are in the living room. This is so embarrassing especially when I have guests over. The vent is not fully connected to my washer and it is causing me to run my washer 3-4 times just to dry my clothes. So far, they have refused to fix these issues. The warranty is nothing than a scam. This company is doing nothing than stealing and preying on innocent people.

Similar to other reviews, we also experienced issues with our house not being complete at closing and unsatisfactory repairs during our warranty period. My biggest concern, however, is that DR Horton has not fulfilled its requirements per the master plan. The community amenities that were promised to homeowners are either not present or not up to par with what was indicated in the community design. They are also now trying to state that the HOA (NOT currently managed by the homeowners) is responsible for things like the construction of the community playground. The playground was supposed to be built by DR Horton over five years ago. Now they are trying to say that we have to play for a $25k+ feature that was supposed to be built by them.

Yes I had been worried about DRH's one star reputation when I bought my house in GA 3 years ago. I went to the construction site as often as I could and each visit had to be approved and accompanied by the site manager; and I hired my own inspector to come with me several times. All in all they did a good job. There were workmanship issues here and there but between the 3 of us we caught them early and they fixed it promptly. Even my inspector, who was very critical of DRH due to some bad projects he saw in the past in SC, told me that they had improved. I told the site manager that I was happy with their work and I'll write them a good review. I'm doing it now, 3 years later. I am still happy with the house. Recently I asked DRH customer support online for a document and they replied right away. I think this company deserves a better rating based on my own experience.

My family purchased a DR Horton home in Silver Trails near Reno, NV and the process has been a nightmare even before we moved in. On the day of our "orientation walk" for the home there was still work being done to the house. In our "new homeowner" photo there are pallets of stone in the driveway, no grass on the lawn and construction workers everywhere that were listening to the radio more than working. Why did they schedule an orientation when the house was not completed? There were a number of issues that the warranty rep (Dave) helped us report during our orientation walk. During the "acceptance walk" the Superintendent told us that the reported issues are "within spec" and they won't be fixing them. They hound me daily to sign off on work that they won't do. Our warranty rep has been the only helpful one but he is limited by the awful management.

My parents bought a DR Horton home in AZ in February 2021, it was delayed months and months. They finally moved in end of August 2021. Once they moved in they started noticing multiple issues, damage, corners cut, poor workmanship, and poor quality. None of the light fixtures are straight, walls are not plumb, there were scrapes and dings everywhere before they even moved in. There was plaster on the brand new carpet. A corner of granite countertop was significantly damaged and someone used “putty” to try and repair, they used ceiling paint on every wall in the house (and conveniently it’s no longer available- so they can’t even do touch ups!). They left mounds of dirt and tire tracks in the front yard (but yet still dumped rock over it) and their garage door doesn’t have the safety feature on it of when it hits something it should go back up- theirs keeps going down until it crushes anything in its way! They had to pay to have it fixed!

They have called DR Horton multiple times to fix these issues and no one ever shows or returns their calls. How can a home builder operate like this?! My parents are retired and elderly, so it’s not like they can do these repairs themselves! I work in construction myself and some of the worst contractors I have had still do a far better job than these guys did! We are so disappointed with DR Horton. Buyer beware- do not use this company!

They stole my money. They terminated my contract just by sending a letter. They don't answer calls they don't give any solution. It's super sad to have lost my savings. I feel that they took advantage of me for being Hispanic.

If you are a smart home buyer, you will steer clear of D.R. Horton. While their houses tend to look nice aesthetically, they hire shady workers who leave a lot to be desired. Our home is in Mooresville, NC and is a DR Horton model. The drywall contractors did a horrible job - we are still dealing with pop-outs that come back after repairing them 3 years after the build. Also, there are spots where you can clearly see the joint tape through the paint, and waves in the corners of the ceiling. And to top that off, we now have a roof leak in our 3 YEAR OLD HOME and DR Horton refuses to include it in the warranty. ONE YEAR WARRANTY! Is that enough for your $375k home? Does that display quality to you? I was foolish and ignorant when buying our house - I should have researched more. When we sell this trap, we will be buying from an actual quality builder who stands behind their work.

We bought our home and at first all seemed right. Sadly, any warranty need you can kiss goodbye. They will ghost you or take zero responsibility. Had had multi calls to correct electrical wiring (scary right)! They have finally managed to correct most of issues but we still have some. The electrical sockets will short with the least amount of usage and have to be reset frequently. The toilets barely flush. They said, that is just how it is.. Weird, it is not like that in any other house in our town..

Front door warped, they rigged it (we realized from move in contract review) and found out at one year walk through the door was actually warped.. Early OCT 2021 told it would need to be replaced. The building supervisor (Daniel **) told us this. Then after several calls, texts and no response we finally received a response from him 12/15 that he would need to 'measure' the door... NOW 1/19--we still have not heard back.. Again, several calls, texts, emails... we are ghosted... Scary that our front door will barely close and barely lock without us feeling like we are about to break the key to lock it. We can even use the smart lock system we have on door due to door being warped. We called everyone we could even the sales agents. They told us they 'didn't care if we came up there or left bad reviews b/c they had so many people buying houses anyway.' Soooo please be aware, they verbatim said they don't care about the buyer...

We also have a very wide (quarter width) crack from one end of our patio all the way to other. We were told they would try to place under warranty but was not sure if would be covered... if the crack was 'wide' enough. I called to check on. Was told it was not 'wide' enough. I asked how wide did it need to be since to me it was a pretty wide gap in the crack. I was told a quarter or two nickels.. I stuck a quarter in the crack, emailed images as directed and then basically told It was still not wide enough. I was told it had to be a 1/4" after this... one excuse after another basically --it is pretty much right there. I did exactly what I was told but they didn't want to take on the ownership of the shoddy work.. Literally a wide crack from one end all the way to other end of patio.. Even The warranty walkthrough guy said due to how long it was, it seemed like a legit complaint.. Ya think!!!

Don't expect them to do anything they say or are contracted for.. I am about at the point to seek other actions to get what is due under their legal contract.. what a pain in the butt.. Missed work from waiting on them to no show... etc.. No response at all.... so good luck. You have been warned.. I do have texts -emails-confirming all said (at least from the few responses I did get).

I purchased my home with D.R. Horton Greensboro in May of 2021. Since then I have sent multiple communications to D.R. Horton and Slatter Management regarding our landscaping issues. My sodding along with all of my neighbors on the backend of our development is completely dead and no one will work with us to fix it. The HOA is placing the blame on the builders and the builders are placing the blame on the HOA. Leaving us homeowners with completely horrid looking exteriors. I’ve requested escalations and managers but to no avail. Sad part is we live in a townhouse so the yards are not very large. I don’t understand why we have to fight so hard to have this corrected.

I brought a brand new home from DR Horton. Had issues from day one! Liter had a leak my first night. After identifying all the issues on my 11 month walk through some issues were fixed but when they confirmed that all of my tubs (I have 4) were installed improperly all of the warranty work stopped. This was April of 2021. I have been calling and calling and calling and emailing. I get absolutely no response from anybody. I even called headquarters! I now have water damage cracks in my walls. My flooring is awful. I have doors that won’t close or lock due to poor installation. I had wet grass for a year due to poor installation. That was the last thing they fixed before ghosting me. I put everything I had into my home and DR Horton should be ashamed. This is heartbreaking! Going on a year and my issues haven’t been resolved. It’s so bad there’s a Facebook page for how poor DR Horton is building our homes.
