Just purchased and problems everywhere. Tonight, the bedroom door won't close. Refrigerator water was not hooked up. No internet until November 8. No blinds over sliding glass door and anyone can look in. Thugs in the area trying to steal. On and on.

Hi, I retired in April 2024, so I thought, then bought a Dr. Horton home in Georgia, biggest mistake I’ve ever made!! Workmanship is maybe a 3. No vapor barrier between concrete and structure wood at foundation!! No padding under flooring, just plastic vapor barrier, wow saved them $300.00 improper roof build!!! Poor drywall finishing, ext. doors, air gaps at thresholds, I’ve been in commercial construction for 20 years, my mistake, warranty is zill to none!!!!

Disappointing Quality and Poor Service. I had a terrible experience with DR HORTON. The quality of work was substandard—crooked walls, poor flooring, and cheap materials used. Communication was frustratingly slow, and they didn’t address my concerns properly. I wouldn’t recommend them to anyone looking for reliable and quality work. Our shingles are falling off and they didn't do anything we bought the house 8 months ago. Everything in the house is low quality. Is sad to buy a house and not being safe.

We purchased from this builder mainly because our son had purchased his home from DR Horton 10 years ago and has been happy for the most part. After moving in, there is a HUGE difference in quality and amenities. They have cut corners at every angle, calling them "express" homes, but still charge full price per sq ft. There are no ceiling fans, nor anyway to install one as there are no light fixtures. All lighting in the entire home is recessed lighting. There is only one electrical outlet in the bathrooms. Livable in the guest bath, but to have a fairly large master bath with only one electrical outlet is ridiculous. It would have cost very little to include the extra outlet on the other side of the vanity. The shower is laminate material and did not have one single shelf, safety bar or soap dish. You have to put all this in yourself.
The floor plan we chose has a very large closet in the master bedroom, 15'X8' and again, not one single electrical outlet! Our front door was dented and rather than replacing it prior to closing, they simply sanded it down and painted over it to conceal the dent. It only partially covered the dent. Areas that were to be painted, were left unpainted even though our closing took place. So we had to wait until builder got around to it and even then we had to request these things be done. Landscaper planted trees that were less than healthy and covered up the sprinkler heads with sod! Two large holes were left in our hallway closet, which appeared to be to uncover a leak in he guest bath shower but were never covered up.
After requesting things be completed that had been left undone, these things were only partially finished. The holes in the closet were patched but never painted, the weather stripping on the front door allowed light to come through, this was never repaired, lens cover missing on one recessed light, never replaced, sprinkler heads were never uncovered. While perhaps none of this seems significant, it is the principle of what once was a quality builder has begun taking shortcuts and taking very little pride in the finished product. When a customer is paying close to $300K for a home and is having to struggle to make it work with today's prices and interest rates, its disheartening to feel as though you paid for a second/third rate home. If I had to do it over again, I would most likely look into an alternate builder.

We bought our DR Horton Cali brand new sight unseen in 7/2023. I love the size and storage this model provides. Our general overseer of the neighborhood project addressed every concern we had on the 30 day review and the 11 month warranty. Everything from tiny to big was fixed in a timely manner (within a week) with polite and professional contractors to my satisfaction. The point is DR Horton provides an affordable home. It is great for first time buyers, or buyers like us who have a blank slate to start with, which then allows us to upscale with design elements to add personality and customization to fit us! We added windows after getting approval, patio, board and batten, floating shelves, beams to the bones of a DR Horton home to create a one of a kind comfortable home.

I requested that our front and back stairs to be replaced as they were sinking and a safety hazard. Don was awesome and jumped on our warranty. He explained the process and what to expect to us and did his best to get it all done in 2 days so it would not disturb my working from home.. During the process he came out and took pictures and saw why and how to fix our stairs so it would not happen again. He came back out to make sure we were happy with them and they turned out correctly. Don was great and was in contact with us thru out the whole process. He was great!!

We moved to GA and bought a DR Horton home in 2020. In that time we’ve have had to have the floors replaced due to bubbling- I had to threaten with a lawsuit for them to come fix it since they kept giving me the runaround. Same with the concrete in the garage. Now, 4 years later we have had to fix the same hot water pipe due to leaking 1st in the downstairs bathroom and they followed into the living room 3x and now in the garage. Luckily my husband is handy and is able to fix the pipe but the issue is that the pipe had tiny pinholes in it so the water was dripping out super slowly and took all these years for it to show. Pretty sure is a faulty pipe and they installed it anyways. A/C fixes 2x- first the capacitor and 2 months later the zoning board. The tiles in the master bath are cracked and the granite in the kitchen is cheap! These are just a few of the issues we’ve been dealing with - will never buy a DR Horton home!

I purchased my DR Horton home in 2023 in the north Dallas area. From start to finish, my home has been one big nightmare. Site Supervisor did not have a garbage dumpster on site and they were building over 50 homes in my neighborhood. Workers put their waste in the garage. After notifying the city, they built man made boxes to put the garbage in. After moving in, I had everything from a major water leak in my bathroom wall to my bricks cracking in the front of my home. I also tried to get a ventilation installed over my gas stove that was missed but was told it was part of my plan. I expressed concerns about the carbon dioxide exposure from the gas stove was a issue and submitted a warranty ticket but was denied several times by Shannon and Steven. Now, whenever I turn on my stove, I have to open a window for ventilation due to the smell of carbon dioxide.
I've been in my home over a year now and I'm still discovering problems. My kitchen sink has fallen in and water is leaking. Submitted a warranty request and of course it was denied. So, all I can say is... please do not purchase a home from DR Horton. Their construction workers are not licensed nor trained to build homes and it shows. I can't express how dis.

D.R.HORTON really did seem like a dream come true, they did so much for my family. We have been with our newly built home for 3.5 years, yet nothing but problems. They cut corners over profit. The material used for floor trim is garbage and warps. If you need repairs, they rough it in and leave you to sand and paint. My neighbors and I put in requests for repairs, but once the model home is gone they won't respond. Don't choose this builder, they build cheap using the lowest-grade material.

I am writing this review to share my negative experience with DR Horton. As a disabled veteran and former police officer, I was eager to move my family from the city to a quieter, safer suburban area. Now with the flexibility to relocate, I had been exploring options and had taken a particular interest in the Cider Grove community. I currently own a home, and my lender requires that I sell this property before closing on a new one. Over the course of several months, I monitored a specific home in Cider Grove as its price gradually decreased, eventually bringing it within my budget.
After visiting the home twice, my family and I decided to move forward. We were assured by the sales representative that if we emailed our picture IDs, the property would be taken off the market and no further showings would occur. The following day, we signed the contract (which contained the sell-to-buy contingency) and paid a $5,000 earnest money deposit. Additionally, I was told I would receive a $1,000 discount for being a veteran, part of DR Horton’s “Hometown Heroes” program.
I promptly took action to list my current home, confident it would sell quickly given its desirable location and recent upgrades. However, just four days later—one day before my home was scheduled to be listed—I received an unexpected call from my realtor. I was informed that another offer had been made on the property I was purchasing. This offer was not contingent on selling an existing home, and DR Horton was prepared to accept it unless I could match those terms. I was both shocked and confused, as I had been assured there would be no further showings, and my contract had already been signed with the earnest money paid.
Due to financial constraints, I am unable to purchase a new home without first selling my current property. Despite this, DR Horton chose to go with the other buyer, disregarding the commitments made to me. This experience has led me to believe that DR Horton is more focused on making quick sales than honoring agreements with prospective buyers. In my opinion, DR Horton’s actions were driven by greed and a lack of ethics. As a result, I will not be doing business with them in the future, nor will I recommend them to anyone I know. It seems that “America’s Builder” is unwilling to honor its commitments or show respect to those who have served.

2018 Express Home DFW. Totally satisfied. The construction technology is current. I've had virtually no problems. Several of my neighbors have had issues but it isn't because the design or materials are bad. Again everything is up to date in terms of building a house. It's the contractors doing poor work and the supervisors who let them and the inspectors that don't catch it (or care to). My Sister in Austin, Tx had major issues. Again it was contractor errors. My point, this isn't just DRH and we got lucky.

STAY AWAY. These people are cheats. We paid $450K for a house that had broken cabinets, the electronic door didn’t work from day 1. The granite in the kitchen is separating from the cabinet underneath. The carpet in the bedroom is already wearing out. The wall paint scratches very easily and gets dirty. The Paint is coming off the edges of the window and the other day I had the window open and some rain came in and the paint came completely off. The manual security feature on the garage door doesn’t work because they put it in wrong. Oh, and did I mention it’s only been four months since we moved in.

DR Horton offers a one year Fit and Finished Warranty from the date keys are handed to you. A year and 3 1/2 months into living in our “New Home” our AC unit in the attic goes out due a leak. I had multiple HVAC companies come out and they all stated it had been a pre existing leak that had been releasing refrigerant little by little until it was eventually all gone. I tried reaching out in hopes that they could assist with part of the expense since the home is practically new but was quickly turned down and was told it is HomeOwner expense. No efforts were made on their behalf. Overall a bad experience that left a sour taste.

I purchased my DR Horton home in Kissimmee, Fl. As a single mom I was so excited to purchase my first home and a newly built home at that. I closed on my home in April of 22. So I’ve been in my home a little over 2 years and I have had so many problems already. Problems that I shouldn’t be having in a new home. 1st the irrigation system is horrible!! I had to replace my irrigation pipes because they broke underground causing flooding, not sure how that happened. The sprinkler heads break very easily which causes water to shoot out causing flooding especially the two in my backyard. I’ve had to replace my grass once already because the foundation is not level and causes the water to sit in the grass which then causes fungus so the grass turns brown.
The HOA complained how my grass was brown and said if I didn’t replace it I would be fined. So I had to spend money to replace my grass. My neighbor does my yard he has no problem with his grass. Both my neighbors take care of my yard and they have said the same thing about how the foundation does not allow the water to drain properly. The side of my house water just sits and is always moist. Can you imagine during the rainy season. Well I replaced the grass and it was beautiful and green for only a little while and now it’s back brown again.
I’ve had to replace the pipe to my sewage because the pipe was broke underground and I found that out because my neighbor came over and told me that a foul smell was coming from the side of my house. So, I say this to say that DR Horton charges all this money for these poorly, cheap, built homes. They use cheap supplies and in months you will be replacing pipes and grass coz they don’t make sure the foundations are leveled correctly. My American dream of owning my own home has been a nightmare so far. You buy new built homes to not have to worry about these type of problems especially as a single mom. On top of trying to get them to come out and fix things. Why you think they had a lawsuit out against them!!

Went with this builder and the sale rep was only responsive day1- once the initial contract was signed the communication was horrible and almost cost us our home! She was not present for any walk throughs and could care less. Sat back and collected a commission check once the deal was done. If you decide to go with this builder get your own real estate agent. That's the only advocate you will have.

I put earnest money down on a house from DR Horton in Hardeeville, South Carolina the retreat on East Argent. I went to neighborhood the weekend I signed and seen vandalism like a drunk driver did donuts in the circle round near entry. The damage was not removed, just left there as an eye sore. I also talked to owners who stated they been without the use of the pool amenities for 2 seasons and are leaving due to that and HOA does not seem to be doing their job and it’s still in development stages. The agents I. The salesperson said it should be ready by the time I move in but they told others that 2 seasons ago.
The salesperson also said they didn’t build the pool but do not admit they hired them so it’s was their mistake to begin with. Very arrogant and misleading people in this industry especially in big corporations like DR. I wanted my earnest money back but they just didn’t care why I had a problem living there. They were keeping my money 3 days after I signed and paid. High dollar homes with sub par workmanship and management. Avoid this builder as most large builders. They spoke like the homes are selling fast but that’s a lie and that’s why they take the earnest money because of low sales right now or they would give it back if someone else was waiting.

Buying a home is an important investment and place to live. The salespeople are there to sell you this expensive home. They are not your friend or looking out for you. We were looking for a home that we could park our RV in the driveway to pack and unload for our trips. In addition a main room on the main level. We were shown a home that met those requirements. We measured the driveway three different times with the sales team prior to agreeing to purchase the property. After we signed the contract and three weeks later we arrived at the property to find a sidewalk installed and double the normal width. Well that killed the ability to use the driveway for our RV. RV should not block sidewalks. We should have been allowed to cancel the contract since we were misled about the sidewalk. We needed to move into a home. We were told early July closing but not promises. July arrives and still no power to home. Not to worry in a week.
Well August is upon us and no power yet. We decided to cancel due to no power. We decided to purchase across the street a one level since they had utilities working. Well they were not going to return or transfer deposit to this new home. We should’ve walked away then. We put a new deposit on the one level with promise of closing in 3 to 4 weeks. We had home inspection completed. Provided inspection report to builder. Stated to them just fix those issues which included a number of holes on edge of property that were a safety issue. Some 3 to 4 feet deep with debris in the hole including tree limbs and trash.
Six days before closing nothing was completed. Holes still there. When it rains it looks like puddles. We had to inform homeowners two doors down since they had young children that run around. The builder apparently didn’t have time to address these issues. They promised all would be fixed. They had three weeks and no hot water, dangerous holes, etc.
This time we left for good. If they can’t fix these items after I expressed to them how important they be done before our walk through then I had no confidence it would be done in 5 days. I read reviews and you will see people closed with open items and then found it difficult to get them to be responsive. Of course they kept the deposit. The final straw was we had radon test and it showed to be average 14 to 19. 4 and above recommended remediate the problem. They said, "We will check again in 30 days" and if still high they would address the problem.
A week later I got a text stating the builder supervisor did his own test and no radon. Claiming we had windows or doors open when our test was accomplished. Not True at all. BTW when you vent the home radon is dissipated. Interesting they did test right away after saying we had to wait 30 days and after closing. Bottom line they were not responding to anything we asked them to fix.
Bottom line read reviews before buying and try to talk to neighbors. Since we were one of the first 5 buyers we had no one to ask how they were doing. Also they couldn’t provide HOA requirements for a couple weeks since they didn’t exist yet. BTW we purchased a new build home in the past. No problem changing our lot and the builder keeping the deposit. Interesting how they do that. Paint on walls are thin, cabinets are low grade and check your floors to make sure they are properly installed. A no star is not allowed. The company needs a buyer advocate to facilitate communication between builder, sales and customer.

We bought our house in 2020 as a new build. It was already in the process of construction when we found it so we were not able to supervise the entire building process. This summer (June 2024) we noticed some of our shingles were becoming displaced. Thinking it was wind damage we had an insurance adjuster come look at the roof. It was determined by the insurance adjuster and confirmed by three roofing companies that it is not wind damage. When the original roof was installed, it was done incorrectly. The nails were not placed in the shingles with enough pressure so now, 4 years later, the nails are starting to back out of the shingle causing the shingle to become displaced.
Sadly, we needed a new roof installed on our four-year-old house and we were responsible for the cost. In addition to that, we found out our HVAC system was installed incorrectly causing the unit to constantly fail. We had a company come out to figure out how to permanently fix the issue and were told the unit was so low-grade it isn’t even offered for sale in their showroom. That and the unit being installed incorrectly lead us to purchase a new unit. So this summer we have spent a lot of money replacing items that should have lasted decades in our 4-year-old house. DR Horton’s response has been less than helpful when these items were addressed with them in the past.

I would not recommend this builder especially if you’re looking to purchase in the Tallahassee/Crawfordville area. Please go with another builder if you’re looking for a new construction home. I even hired an inspector who I truly believe was blind. I had to have my entire bedroom window replaced last month and I just closed on 6/28/2024. I’ve been finding discrepancies left and right. I regret this purchase. I’m going to point out one of the many issues. My yard was placed with dead sod, the only thing I see are weeds and anthills due to lack of grass.
I contacted the area superintendent and he said he would resolve it, and I haven’t heard from him since. Now I’m hearing that the area manager refuses to replace it. I would add photos but this site does not allow images that exceed 5mb. I will write a follow up review after I compress the images, text messages, emails and warranty repair request. To conclude, because of these issues, I’m missing so many hours of work to be home IF someone is sent to remedy these issues, Pay someone to be there for me, and I haven’t decorated my home. I have no motivation to do anything to that crap hole.

I purchased a new home 5 years ago and I had a window leak within the first year that they fixed but now after 5years I have another window leak that near a plug outlet, a leaky roof and I cannot get them to respond. The roof is supposed to have a 10 year warranty but I cannot get a live person on the phone. I went to my homeowners, insurance and they won't cover the cost of fixing saying it's a wear and tear issue. I've had to have my air condition fix twice. I wish I had known about DR Horton reviews before I signed.

I would never ever recommend DR Horton as a homebuilder. Their houses are built solely to make money as soon as possible. The quality of these houses is extremely poor. Moreover, the way they interface with the utility companies is very poor in my opinion we have constant power outages. If you want to enjoy your home buying and living experience, please never buy a DR Horton home. I can’t wait to sell this house and get a real house.

Was not a real good experience. Found so many issues and problems after moving in. After submitting a warranty claim on all of them they wouldn’t even take care of 4 of them. It’s been a year and we are almost outside of our warranty and our AC is not working and trying to get someone out to properly fix it has not been good. Communication has been horrible all around. After our experience I would not buy a D.R. Horton home again.

My house is falling apart. It’s only 4 years old and walls have wet spots all over and dry wall is coming apart. My roof vent had a crack in it that caused damage to my ceiling from the rain. Outside stucco is already cracking. I called to notify them. They just ignore my requests telling me my house isn’t under warranty anymore for these things. I don’t recommend them at all. Stay away from this builder.

In our new neighborhood in Montgomery TX most of the houses are in the 3 year old range. That said a majority of owners here have issues. Fences collapsing in 1-3 years, retaining wall collapsed, water coming in through seals around windows and through electrical sockets, and flooring buckling has been mentioned by the majority of homeowners. Consider all that and when the housing market went down they went to sell a block of around 60 homes to a BTR investor. Remember when you are building a home you plan to live there for many years - don’t choose Horton if quality matters to you.

Without a doubt the worst home I have been in. It's like they tried to built the most inept homes they could. From the get go we began to notice poor workmanship and cutting corners. They use cheap materials and cheap labor and it shows. List of issues to date (1 year old home):
- Lights that go out intermittently
- Roof leaks
- Window leaks (leading to damaged window sills and baseboards)
- Broken water main
- Gas leak
- Poor carpet installation (tearing, separating, buckling)
- Ridiculous attempt at landscaping
- Front porch panel fell off
It's a complete joke. If you see 'DR Horton' - turn and run away.

Purchased a home at Elk Grove CA, Ms. Linda ** the lady in charge of the 95758 community is great with customer service. She was on top of trouble calls making sure the problems were fixed. And want to thank the superintendent of the community too because he was very nice with my trouble call request too. Took notes and made things happened. This is also located in the permission area. I recommended.

Smooth and easy transaction. I closed within 30 days. The home and subdivision is very beautiful. The builder was very knowledgeable and assisted me with understanding the process and inspection and move-in. Everyone involved were very kind. We bought our home in 2023 (Hanover, PA). I call it my beautiful big box that I get to personalize to my liking. Nowhere else in our area could we get the sq footage for the price DR Horton offered. When we had an issue, the home warranty took care of it right away. I don’t expect perfection or the character a much higher priced home has, I can add the character overtime but not sqft.
