We bought our home March 2021. We labeled issues before we moved in and labeled them with painters tape only to see painters tape still up and the issues not addressed. The neighborhood just got completed and half the neighborhood has their address nicely input into the brick outside and the rest of us have wooden numbers tacked to our garage. We have issues with cracks in the walls, our fence having gaps and breaks from being made of rotten wood, water pooling in our yard, the water heater going out, staples coming out of the carpet and weird stains coming from our shower wall. Which now the newest builds have tile showers and the rest of us have plastic inserts from Home Depot. Knowing what I know now I will never buy another home from DR Horton. How is none of this covered by warranty??

I am hopeful that anyone considering buying a new DR Horton home will review this first. I bought my home in July 2017. My hardwood floors from one side of the home to the other has started to separate. They give you a 1-year warranty and I do not feel this is ample time to see if a home has finished settling. I reached out to DR Horton and they told me to contact RWC warranty as it had a 10 yr structural warranty. I reached out to RWC and they responded but basically blew me off. I attached pictures but that did no good. This is a direct result of shotty work. They hire these subcontractors and are on a time schedule to close so they can get in, get out and get paid. Definitely a lesson learned on my part and I will NOT buy DR Horton EVER again!! If I could give a -2 stars I would. Buyer beware!

Several issues. Not a single door frame in the house is square. Screws in door frames don’t match and doors are falling off. Cabinets are coming off the wall. The kitchen floor is coming up. There is a lot of racket behind the wall from plumbing issues… paint issues. All around horrible work. The QC should be replaced. I hope to hear from DR Horton and resolve these issues without legal action.

I see plenty of new home buyers and I would like to add that this is not a recent problematic situation. We purchased our home back in 2015 and we started having issues within 2 years. The craftsmanship is poor, water leaks through both shower tiles causing crown molding and tile to rust and lift. All our windows downstairs are collecting humidity, therefore foggy. Our bathroom window is rusting. Most recently, we had to file a claim with our home insurance regarding ANOTHER leak and the ceiling is now a huge bubble. All appliances stopped working properly including but not limited to our washer/dryer, microwave, and refrigerator within a year. Furthermore (and this is the kicker), both our neighbors have had their pipes burst (also DR Horton)! Our rock fence that surrounds our backyard is creating holes and gaps. Our master bathroom shower is horrendous despite DR fixing it under “warranty.”

Obviously this company hires cheap, unqualified labor. Our warranty is up, but PLEASE do yourself a favor and do not purchase a home from this company. They obviously lack in craftsmanship and cut corners in order to gain more profit. We spent a plethora amount of money for our home for it to start falling apart in less than 3 years (it was a new home construction). I will continue to tell others our story in order to save their future grief and money. Walk away!

My dream seems to be coming to an end... Been in contract since November I bought furniture Kids have picked out rooms only to find out DR Horton may cancel the contract due to my conditional approval letter.. This is the same letter Rocket Mortgage has sent to DR Horton thousands of times with no issues but for some reason my letter isn't enough. I'm not sure if it's Rocket mortgage or if it's DR Horton retaliating against me because I didn't use their finance company.. I'm really writing this review in hopes that someone from DR Horton will contact me since I can only get a hold of the subdivision office. I really would like this resolve.

The cheapest most ridiculous houses ive ever been involved with. By far I could have built a dog house better than this. The cheapest most low quality job I've ever seen. And don't bother to complain because you will be sent to spam. Don't walk away run away.

Interesting..it looks as if I am not the only one dissatisfied with the quality and customer service of DR Horton. I purchased a home in November of 2020, it is now January of 2022 and I still have the following items unaddressed, items I alerted the warranty department of within a month of moving in. I currently have a shower in the master bathroom that is unable to drain. It isn't a plumbing issue, rather a shower manufacturer issue, after multiple calls and meetings with warranty, the plumbers, the shower manufacturer, I still have yet to have this issue addressed.

Wood flooring that the drywall subcontractor failed to protect while performing the final sanding of the drywall, as of now it cannot be cleaned. DR Horton wants me to have yet another company try to clean, after the warranty department said they would replace. 1 yr into my flooring and the stained finish is now wearing off. No resolution.

Trim down my hallway that was never completed in the first place, the trim company attempted to fix, but left my trim unpainted, crooked and literally with dirty fingerprints all over the walls. As of over 1 year in. No resolution. Many many other minor details, the warranty department is horrible at responding. They have until the end of January, at that point I will be seeking legal counsel. That just may grab their attention, we shall see. One star, ONLY because I cannot submit with 0 stars.

Very poor workmanship and quality. I have watched the crews that are doing construction in my neighborhood from ground to finish. Sloppy, crude, unprofessional, unskilled, slam it out and move on. Most guys look like they are day labor picked up outside Home Depot. I am going to build another home and would not ever have DR Horton build it.

I want to warn others about extremely unethical practices by D.R. Horton. I went into contract on a property in June with estimated completion in September. Building was delayed and I was told multiple times by the builder to expect completion in January. Mid Dec I was notified by Dr Horton that they now wanted to close end of December. Dec 27 we had our walk through and the house was not yet completed. Dec 29th I was notified around noon they were ready for me to order the appraisal RE inspection and that if I didn’t close the next day on 12/30 they would cancel my contract and take my deposit. There was no way with TRID 3 day wait guidelines and the day before a holiday to order an appraisal, get it back get it cleared and close in less than 24 hours. Dr Horton canceled my contract, claim c they are keeping my deposit and are reselling the house more than I had contracted it for.

D.R. Horton Homes. The home I bought has had some many issues. Furnace and air conditioner units can't speak to each other because the air conditioning unit is 2.5 ton and furnace is 4.0 ton, so in the summer, the units cannot operate correctly to remove humidity. Humidifier doesn't work in the winter months because the humidifier wasn't installed correctly in the home. Doors cannot be locked, unless you lean on them and push, because, again, the humidity in the house is not working correctly, and I believe that the doors and locks have not been installed correctly.

Light fixtures are showing burn marks. It appears that the light fixtures are not regulated and cannot safely house LED bulbs. I can see burn marks around the fixtures. This makes me worry about the home burning down, due to some type of electrical issue. Electrical works seems sub-standard. D.R. Horton refuses to address all of these concerns, even though they tell me I have a home warranty. I would advise anyone looking for a builder or new home to STAY AWAY FROM D.R. HORTON.

This is the first time ever doing business with this company. I am not a first time home buyer, purchased due to PCS move. On 17th November I was initially shown one floor plan that came with a covered front patio, a covered back patio and a walk in shower in the master bedroom. on 18th November I was sent a message stating that there was a change of plans with the initial house not being read at the time of closing and it will not be able to fulfill the bonus it came with so I was shown the house next door that had a different layout to include a tub and stand up shower, instead of a front porch there was now just a regular front entrance. Upon my final walkthrough today and seeing the pictures I asked where was the tub only to be told there was not tub installed. I stated yes there was one according to the floor plan that was sent to myself via the realtor and the rep from the builder.

After being spoken to by my realtor I was told the rep went to the building superintendent and he stated "there is nothing that can be done because of all the incentives that was given." My thing is this error, failure to communicate properly, installing something not shown in the floor plan that was sent to my realtor by that companies representative has me very aggravated and I have not even moved into the property. The solution to fix this mishap was to paint the garage which I declined because it is not going to fix the issue. I have gotten a phone call from my loan office nor from Marcia ** the New home specialist asking anything about the issue. Don't let me get started on the Cheap looking light fixtures in the bathroom. The fact that you don't get to pick out any of the amenities in the house that you are paying for that you are living in is mind boggling.

The one year home warranty is also atrocious. My current home has a 10 year structure and roof warranty. There is a current lawsuit against this company by homeowners in Alabama, I am going to look into it further to see if anything can be done and also talk to base legal and the VA and show them the documentation of what was initially sent and what the ending result was. I will never do business with this company again NOR RECOMMEND anyone to do so. This company is NOT ACCREDITED by the BBB so that should tell you something. Home is located in FL.

I closed on my house November 16th 2021. I have a lot of issues and shoddy work. My the foundation or house settled causing the door in serval rooms not to close. The garage cement rebar is showing with a lot of holes. The back ordered microwave does not match the original appliances installed. The siding is uneven and don’t line up in multiple areas on the right side. The gutters are uneven and not sealed properly causing the water overlap and rub on the house. The list goes on and on. Too much to do. Then I followed the directions to get the repairs and I haven’t heard from the office yet. I called and left a message.

The warranty department works from home and they don’t respond. I get an email auto response message saying that I will be contacted within 48 hours, but I never get a response. If I don’t get a response, the site says respond to “atlwarranty@drhorton.com”. I sent several emails and have not heard from them yet. Anyone on here reading this, can you please refer me to a good attorney in the Atlanta area? Thanks!!

We have been living in our newly built home ever since 2019. Understanding that there may be flaws, we reached out to the builder to fix. Unfortunately, things are not holding together. Very unhappy that we spent so much on a home that looks run down and is falling apart. The siding is coming off, problems with the flooring coming loose causing gaps and insects are crawling in, builder’s paint peeling, caulking is coming a loose around kitchen and bathroom counters, driveway is cracked, entry and garage door dented and not painted, shower door is cheap and the kitchen appliances had dents. :(

We have lived in our D.R. Horton home for a year now. We’ve been trying for two months to get our warranty issues resolved. Rather than getting proper communication or the work being done properly, I’m constantly getting excuses and treated in an unprofessional manner. These people want to fix things in a cheap way and take shortcuts whenever possible. I have also filed with the BBB.

All we ask is for the warranty team to communicate to us and to provide us the scope of work being relayed to the vendor. No one seems to be able to do that. Meanwhile the work was “completed” today but the grading issue causing pooling in my yard still hasn’t been addressed. Despite me speaking with the vendor directly. My internet was also cut today and D.R. Horton claims it was because the utilities weren’t marked. Which is a lie and I have a photo to prove it. I work from home and couldn’t do my job today because of it. If their project manager took any pride in his job and cared about things being done right, these issues could be resolved. Instead, the excuses and the rude behavior is all I get on a consistent basis. It’s unacceptable and fraudulent for them to advertise that they care about their customers. Please don’t ever fall for that.

I’ve reported to BBB the lack of assistance in the brand new constructed home of mine being broken into. Two men came in with screwdrivers to tighten door knobs and called it a day. Police have been here three times from my house being broken into. The “smart” home features they use a third party thug company. FBI Cyber Crime Division is also now involved. Besides your personal belongings or personal safety, the homes are built very cheap. I have holes that have not been repaired, locks that don’t work, shorted 15’x200’ of sod and sprinklers, trees planted 10’ too close to home, water leaks first day in home, first week furnace leaks in two locations, the list goes on and sales doesn’t give a crap. News will be next as the entire block has similar review of DR Horton, hence why no emailed reviews have been given.

You pay a lot of money for a poorly made home. The light fixtures, flooring, fencing, sinks, cabinets, toilets, the shower are cheaply made. BUY your own appliances. We can only plug in a few things, or the fuse will blow.

Note--This was a brand new home I purchased, not a fixer-upper. I’ve built two other homes and know what a new home looks like. I was so pleased with the other builders and very disappointed with the home DR Horton built. It’s poor quality and the work done by subcontractors is shoddy. The stucco on my home is filled with patches all down the side. DR Horton said they wouldn’t fix it because it was up to industry standard. It’s not. The home I moved from was entirely stucco and didn’t have one patch.

The trim on the exterior is warped and crooked. The painting on the trim is unfinished. DR Horton said it’s up to me to finish painting it. The garage has footprints all over the drywall making it look dirty and messy. There’s a large patch in the drywall as well. I asked to have it fixed and the response was, “We did fix it, we patched it.”

The quartz countertop had two spots where the resin didn’t cover the slab and scratches where a subcontractor laid down something heavy and dragged it. I paid half to have the countertop replaced. There were extensive holes in the kitchen cabinets that needed to be patched. Someone had tried to fill some, but had dirty hands that left the filler dirty.

There were two holes in the exterior trim by the entry that had been “repaired” with something that looked like cement, but not painted. As a “compromise” to fixing the stucco, DR Horton said they’d actually replace the piece of trim. The kitchen sink had deep scratches where the painters cleaned their brushes. It was finally replaced when the countertop was replaced. The row of townhomes I’m in is a different elevation than all the others in the entire development. There’s a space and hardy board missing from below the window on the front of the house.

I’ve spent the past year sanding down paint blobs, filling in holes and repainting. Several of the vent covers and switch plates are crooked. It would have taken just a few extra seconds to cut and mount them correctly. There were cracks in the cement work before I even moved in. There’s a deep scratch in the flooring from when the stove was installed. The nut in the master bathtub wasn’t tightened and water leaked into the walls between the entry wall and garage. It was fixed, but when the plumber was doing it, he dropped a large tool in the tub and left a dent.

There are pipes and wires sticking out from the side of my home. I’ve driven around and all other homes have them attached to the wall. The final walk-through was scheduled one hour before closing, which didn’t allow me to thoroughly look at everything. I was promised everything would be fixed. I resubmitted several items that needed to be fixed, but received an email that said they were done working on my home. The DR Horton Sales Agent told a buyer of the next phase of townhomes, that they learned a lot building my phase and would now do it right. I told the project manager I plan to move because I’m so disappointed in the quality of my DR Horton home. His response was, “Maybe the buyers won’t look too close.” Don't make the same mistake I did and trust DR Horton to build you a quality home. Lesson learned.

I rented for 9 years after my divorce then decide to buy my first home. I found this neighborhood was in the beginning stages of being built by DR Horton, salesperson was nice and I finally decided to purchase. I feel like they should have paid me to be the project manager because I was there from the time they poured the foundation until I closed. During that time I had to point out that the plumbing for the master bathroom sink was on the wrong wall, the pendant light in the dining area was off centered. In fact it was close to the patio door and a few other minor things. I've been in my house for almost 2 years now (I closed a few months before the pandemic) and the list of issues is crazy, not to mention I never had a 1 year walkthrough. I've had to come out of my pocket to fix things that were not installed properly.

My garage door fell apart because it wasnt installed right $435, my dishwasher was not the right size and not installed into the counter so it wouldnt lock when closed and water was coming out through the top, sides and bottom when turned on. I have to get a new dishwasher and get it installed $680, several bathroom and bedroom doors would not close without having to lift up on them because they werent aligned properly with the plate, then we realized they didnt use long enough screws and all of the screws were falling out of the hinges and the front door had to be reinstalled as well so that air wouldnt seep through the cracks $125, one of the siding panels was replaced on the back of the house because it was damaged and they still havent painted it, I showed them a hole on the front porch that they needed to fill in. It's still not done, I have cracks in the walls, that still have not been fixed, whoever they used for the grout in the bathroom did a HORRIBLE job. The grout in the shower in falling apart around the soap dish on the wall and around the shower floor and they went to far up too far on the wall with the grout around the tile by the tub and tried to scrape it off after it dried and it looks like amateurs did it, they left a large stain on my front porch and when I asked them to get it off, they tried but it didnt come off.

Just ridiculous and the list goes on and on but one last thing, the carpet is the lowest grade carpet ever, hated it before they even installed it. I hate I recommended them to my family because they have unresolved issues as well. The one thing I like about my house is the exterior paint color and stone.

We purchased our home 4/2020 from DR Horton. Ever since then we have had nothing but problems. The major issue is ticking in our ceiling and wall from HVAC unit. They have been here twice and didn’t fix. It isn’t fixed and they will not come back to honor the warranty. If you are considering buying from them turn and run fast. They cut corners and don’t care one bit about the customer.

Poor craftsmanship. Poor materials. Door wouldn't even shut and lock properly. Staircase bouncing and squeaky. Trim issues. Paint missing and mismatched

And horrible customer service. They treat us like a burden. Complete dissatisfaction.

We recently purchased a DR Horton home that is 4 years old. The ceiling in the living room and dining room are terrible. You can see all the seams throughout the entire room, which should not be in a new home. As they still continue to build in this area I just wanted to express my disappointment and let people know to make sure they really pay attention to the drywall work in the home prior to settlement.

My wife and I originally looked at the Cove Townhomes/Edgewater MD in 2018. We loved the way they looked but stayed away due to sale rep working there. Very aggressive and frankly disrespectful. We can back in 2019 and decides to proceed as they replaced the sales with rep with some that was very professional. When we had our one year warranty, multiple nail pops were “fixed” but came back a couple weeks later as the contractor simply hammered nails back in. That’s not how you fix nail pops. About a year after our warranty work, we noticed water damage around one of the windows and mold forming. This is not something that should be happening on a home less than 5 years old. Turns out, the window was installed incorrectly with the flashing.

To their credit, DR Horton is fixing with no questions asked. However, it feels as though that since they are paying for it, there is no sense of urgency. Took a month to get them out here and first visit, they forgot to schedule framers. Second visit, they double booked and can’t reinstall the siding until a later date so I’ll have a home with exposed “supposed to be waterproof plastic” until they can return! If a mistake is found from previous contractors and these contractors are hired by your company, it would go a long way to fix the issue quickly. Not schedule out three trips over the course of a month.

Also, during repairs, works destroyed my flower bed and I was told “we bought some mulch”. Mulch isn’t going to replace my flowers. Still waiting for a firm date to complete the job. I would not buy a DR Horton home again based on my issue and issues of others within my community (water leaks in home, not level driveways etc.). Please see attached pictures.

Our first negative experience was when the sales rep. threatened us if we didn't close the home it would be placed on the market and sold for much more than what we paid. The house was not yet painted, the roof had not been installed, etc. After we paid cash, the home was not occupied until one month later! Needless to say the list of needed repairs was extensive. To date, three months later, the list has not been completed. The construction supervisor has also disappeared with no emails responded to by DR Horton. This is our twelve home we have built and by far the worse experience. It is my perception that DR Horton is rapidly building new homes with little effort in taking care of their existing customers. Shame on you DR Horton!

From the day I decided to buy this place it has been one struggle after another getting these people to do any repairs done. Bubbles in floor vinyl, beams installed wrong, rippled ceiling they refuse to cover under warranty. Zero back up from the HOA they control and they left the development without landscaping the boulevard strip leaving weeds for homeowners to maintain when it is a common area. Suspect they used the HOA money to pay for the landscaping on the model home as well since we see nothing for the money and no accounting for 2020 funds. 2 years of misery from this firm. Broken promises and now they have left graffiti on the sidewalk for 2 months (to replace the cracked sidewalks) making it impossible for me to list this place for sale.No one seems to know how to schedule the concrete company, they all pass the buck.

We are scheduled to close a house built in Valley Ranch by DR Horton (original close date 3 months ago). It has been the worst new home build experience that I have ever built. We did a walk through for inspection last week. There were broken windows, broken stove, most of the sinks were leaking, human waste permeating the house, molding not completed, columns built at a slant, trim not done, cabinets broken. I walked back through today and nothing has changed. They also told us they were delaying our closing again to next week because we requested so many repairs.

Had they actually been monitoring the progress closely, they could have repaired these major things as they went along. No one is going to buy a new construction with broken cabinets and windows. And yes, the human waste is still in the house not cleaned up!! Our sales agent essentially said that the construction standards they have right now are low because it is hard to find help. Do not waste your time with this builder! They absolutely do not care about the customer and any inconvenience to them.

Buyer Beware!! Just drive through Orchard Park in Vero Beach and look at the driveways and the grading issues. Home have flooding and standing water. The construction management lie to its customers and it's been a year since I move in. I was told at closing the driveways would be repaired. To this day nothing has been fixed and today the management team came from Palm Bay and once again no solutions and more lies. Talk to any neighbors in this development and they will tell you the same.

Everything was good up until today after I closed. I closed at 12:30 on 10/4 and my lender contacted me at approx 3:30 and advised that DRH has delinquent taxes and they aren’t able to provide proof of payment and has asked my lender to delay funding (they didn’t want my lender to account for the large tax bill, but my lender advise DRH has been scrambling since Friday to try and locate the proof of paid taxes).

This means I could not get my keys today AND when I contacted my Sales Rep in City Gate (neighborhood I purchased in), she acted as if she had no idea what was going on although my lender said she was on all email communication regarding the tax situation. No one has been able to tell me what exactly is going on and when I’ll be able to receive my keys. This literally has taken the best part of the “first-time homebuyer” experience away and no one seems to care because it isn’t them with the short end of the stick. I will be contacting everyone in corporate tomorrow morning, but I will never purchase another DR Horton home after this experience.

This company was great at first and the workers are certainly very helpful with most everything (certainly not a review specifically towards their assistance). However, not happy with the workmanship of the home (seems very poor and rushed) and had major plumbing issues where my driveway now has to be torn up. The poor and rushed workmanship aspect refers to sink faucets being off center and not tightened down, my sink is also off center, bathroom tiles are not level, the underneath of window sills are not painted, the lawn was not properly treated and died due to army worms eating it (this has since mostly been restored), there are paint spots everywhere that I am cleaning (should have been cleaned before thoroughly), and there are still chips in my bathtub.

These are just some of the primary issues recognized thus far. The more serious issue regarding the driveway having to be torn up refers to a plumbing pipe being clogged with debris, which resulted in overflowing toilets and bathtubs. This action now needs to occur to fix issues or mistakes made by the contractors chosen by DR Horton. As a suggestion taken or not, the company should focus on quality rather than "closing as many houses possible before year-end" as that is a rather poor business strategy. Stretching employees or contractors so thin to where they make continuous mistakes is not the answer and will always result in consumer dissatisfaction (hence the current rating of DR Horton).

The company grew too big and forgot to maintain quality over quantity. Hopefully my issues get fixed and this review helps the next home buyer in their search for a good builder. The company should provide some incentive or free smart home hookup and service for a couple with how much stress and headache they have caused in a short time.

At the end of August 2021, we closed the contract, there were some things that had to be corrected or fixed and they said they would, and others that after closing they would return to fix them, but to this day no one wants to help us.

1. A part of the roof is up, they did not place it correctly.
2. Some electrical connections do not work.
3. The yard had many good-sized stones, I have had to remove them and buy land and grass since it is not level, when it rains a lot of water concentrates and it also affects our neighbor.

4. A part of the bathroom is damaged. We are a bit disappointed with some incomplete finishes, a complaint was sent but no response has been received.

I will never buy from this builder again. Too many short cuts are taken and they do a half ** job. Also, never seen so many issues in a home in only the first week!! ** company and not worth the cost.
