The sod on our lawn was put in on top of gravel with too little soil. It did not take root and died. I have been complaining about this since I moved in and DR Horton refused to re-do the sod properly. They say they do not warranty the sod, but it wasn’t done properly to begin with. I have not pulled up all the sod to see the extent of the issue, but there is excessive gravel under many squares of sod that I have pulled up. My yard is also filled with rocks as the rain is pushing them to the surface from under the sod.

They claim the sod died due to lack of water. It’s true the yard was installed in the summer and turned brown in need of water. However, upon moving in, we watered routinely and the rest of the yard came out of the dormant state and is now fully green. Representatives from DR Horton even acknowledged that my yard was indeed damp and that I was “doing the right thing” and should just continue watering it. It was pointless, though. The sod just deteriorated because it was placed on rocks. I even had an independent landscaper inspect it and confirm it was not installed properly and would need to be re-done with more soil. There’s also plenty of evidence that my yard has been watered, since the rest of it is green and there are rust stains from the water directly next to the dead areas.

I’m another area, the yard is uneven and it does not drain. Whenever it rains or even when I water the grass, water pools up. Not surprisingly, this area of the lawn also didn’t grow. I had an independent landscaper confirm that more soil needs to be laid down to raise that area up. They’ll claim my yard died due to lack of watering but they were the ones that told me that it’s normal for Kentucky bluegrass to turn brown and go dormant and it just needs to be watered. Doing that made no difference though because of how it was installed.

During the initial walk through several issues were noted as the buy, response from builder was very off putting. (Ex: "No that's code," "no this isn't an issue," "no that's how it always should be...") Since purchasing we have had 3 Warranty claims, the first one took over a month for anyone to get back to me, no one picks up the warranty number, and I was only able to get ahold of someone when I finally broke down and called the emergency number for a non-emergency. 6 weeks later and the issue still is not fix. 2nd issue is in process and slow. 3rd issue: Garage door fell off the rails and is hanging over a 150k Vintage car. Happened after normal business hours. Call the emergency number, they follow their process and say, "We will try and get our "Guys" out there." 8PM and still no response, finally call back to find they won't be out until 3 days.

When asked about using a non-preferred vendor to at least close the door so my valuables are semi protected and I am told "You can do that, but we won't pay for anything and that's on you." So then I ask, "Well if my items are damaged or stolen since this door is stuck open, you are responsible. Correct?" Response: "Nope, go through your insurance for that." Overall, their warranty is worth ABSOLUTELY NOTHING. IF they ever get around to fixing anything, whatever happens while you wait is YOUR problem. P.S. I have owned this home for 120 days....

The sale associate was mostly concerned about investors more than individual buyers. Lack of communication, unprofessional service, constant delays with construction process, and unconsistency. Buyers were treating with lack of respect and treating losing their deposit if chose to cancel contract. The home was built with so many construction flaws. Get a second inspection.

I wish I was writing a good review but unfortunately I don’t have good things to mention. From the loan officer Tyler to the builders Jake and Conner have not made my experience of buy a new home a good one. They made it more stressful than needed. Tyler removed my boyfriend off the loan without asking me, every time I had a concern or question it took days to get a response. There was always an excuse why he couldn’t help. I am a 700+ credit score. My boyfriend almost an 800. We had a big downpayment for our house so it’s not like we were bad customers, if anything customer service on all levels were sloppy.

Builders made me sign papers that the house was done on the final walk through and it wasn’t. What I had asked from the 1st walk through it was still not done. The foundation of the house wasn’t done. The dent on a door wasn’t done and the bubbling up on the floor wasn’t done either. They promised everything would be done the following day because they were minor easy things to fix. 2 weeks pass by and got the foundation done and the door done twice. The floor till this day is not full done. They fixed a part of then claimed the rest must have been done after the fact. Lies. I have pictures from the first walk through of everything I wanted done.

Then just told me to get it on my warranty. Why would I have to do that if things weren’t done correctly in the first place. You guys illegally made me sign that the house was done when it wasn’t. I tried calling corporate and of course no answer either. Never will I buy from D.R. Horton, and I will tell everyone I know to never purchase a home with DR Horton.

The house sales person was good, however, I received poor customer service after closing from the Warranty Department. The toilet at the basement was not flushing, they sent a Pro, he tried his best but recommended a change of the toilet, they changed the toilet but it wasn't flushing again. The customer service of the Warranty told me that I have to hire a Pro myself to figure out the problem, I hired Hero and I was told that the developer/builder did a poor job with the construction of the toilet to start with, I contacted the customer service coordinator and she told me that the PRO has to take Picture or video for the company to fix the toilet.

This is a great disservice and we have to manage other working toilet in the house and wait for each other sometime, I will never recommend D.R. Horton as a builder or developer to family and friend, if you will ever do business with D.R. Horton make sure you have an attorney from start to finish, it is a very poor warranty service and no one should ever go through this stress on a new house. I am determined not to give up until the toilet is fix.

I am a local REALTOR® and only want the best for my clients. With DR Horton the main issue my client and I have is communication with the staff at DR Horton. We were under contract with a closing date within 90 days from executed contract. It has been 8 MONTHS now and it is very frustrating that nobody answers their phone and if they do they never have an answer for you or are not the person handling the situation. The major issue is they have their own title company DHI title. Once paperwork is in their hands forget any sort of communication and it's not local to where I can drive and talk to anyone. I see reading through the reviews that there are a lot of communication problems that is because the staff at DR Horton just don't care. I can not imagine doing business with them again. I would not repeat this for any client of mine.

My house is not even complete and closed on but already I have been having problems with the builder since the day I signed the contract and paid the hefty amount of $18000 as earnest money. It appears that they keep on dropping items that were included in the original contract like front landing brickwork, lights, fixtures and when asked about the reason, it's always that the supply was delayed and they don't want to delay finishing the construction. It's as if, they are not concerned at all about the purchaser's wishes and their only motive is to complete the construction as soon as possible no matter what the purchaser want and what was decided in the beginning.

More recently when I discovered that ceiling lights were missing in the second storey loft and the whole place would be dark without them, their sales person, who appears to be the only one you can reach, initially gave the excuse that they were not in the initial list of features and when told that there was no way to tell for stuff like that missing in the initial list until I made the first inspection, he very stubbornly said that adding these lights would delay the completion of the house. He suggested that I, like so many other things missing in the house, should get that stuff taken care of after the whole construction is finished, after the closing.

I told him that right now since the walls and all the wires are bare and visible, it will be a whole lot easier and cost efficient to do this, and that it would cost me many times more to add lights later, his answer was that his supervisor would not approve and he asked me to reject the contract. I told him that I can do that if they return me the earnest money upon which he said that's not possible. The point being that if I do not accept the house with all the various features missing, I should just walk away losing $18000. This is the worst example of poor customer service that one can think of.

I read the reviews before I bought and wished that I had listened. The home, while nice, is cheaply built. We've had a myriad of [seemingly] small issues.

- Grout and caulking missing (was never put in).
- Grout in shower cracked and fell out -- now missing completely.
- Grout in brick outside is cracking and falling out.
- Floor tiles not cemented down well and are now completely loose.
- Counter top stains

- Front door was damaged before it was ever installed but was installed anyway.

The warranty rep comes out and looks over things and says that they should be taken care of. However, these problems were reported over a month ago. The only person that showed up to do anything came unannounced. I just happened to be home. He had a work order to clean and seal the counter top and came in with two bottles of solution. Set them down on the counter and then told me that he didn't have the right stuff to do that job and would have to come back. When I asked how long, he said 2 days, but it has been 2 weeks, and I have not heard from the contractor or DR Horton. If you buy, plan on a lot of hopefully just small problems and be prepared to stay home all day every day so that you don't miss the contractor coming to see about fixing it.

I guess if they wouldn’t hype this up so much, I wouldn’t be so disappointed. We were moving in from out of state and hired a realtor to help us out. They really sold us on this home and talked us out of others in the area, and wouldn’t even show others, making excuses, now I know why when seeing the kickback they got. It was all sunshine and roses until moving day when we showed up to dead trees, bad landscaping, dead sod and a driveway that fits 1.5 cars. No parking on the street and everything is just crowded in here. Houses on top of each other which we were told wasn’t the case.

The yard is tiny, we were told it was a half an acre but after closing it was stated to us that it “feels like that because of the trees behind us” yeah, not the same! Although I like the green belt and amenities this house leaves little to be awe struck over. Our concierge service is nonexistent and unavailable, the house is mediocre and basic, and obviously not cleaned after construction. We found trash in the attic and materials just left in the rooms that were leftovers. The paint is unfinished In places and sloppy. It’s like they just ran through, did a quick once over and moved on.

There is no craftsmanship here at all. The cabinets, shelving, lights, carpet etc. are cheap materials and for the price of the house I would expect more quality. After one weekend here we have a warped door, and other things added to the list of warranty issues. Other residents have told us “good luck “ in getting anything accomplished after closing. That does seem the case since communication has stopped after the sale. Buyer's remorse for sure.

We have lived in our new construction home for three years. We’ve had quite a few problems but recently our roof is leaking into my daughter's room and only getting worse by the minute. We had DR Horton‘s roofer come out and admitted to us that there is a problem with the way the roof was laid but they won’t fix it and we will have to pay for it. This is completely unacceptable for the age of the roof plus admitting the roof was done incorrectly.

Chris ** promises a great experience with weekly communication but was unable to deliver on that promise. I did not hear from him once during our process which was a little over 2 months. Thankfully, they do employ an amazing foreman who was great with communication and keeping me informed. He is honestly the only positive part of this experience - I can't thank him enough. But the way DR Horton chooses to do business is very shady. My father in law is a builder so yes, he is knowledgable. Chris was threatened by that and told my husband and I that he was not allowed at our new house Orientation due to some "verbal policy".

He said my father in law would nitpick the home and he just really did not want to deal with us. He also informed my husband that in this stage of the process he can become an **. He was right. I was a zero-conflict customer throughout the entire process. Never complained, was never rude, hell, I was never even in communication with Chris to cause conflict because he never contacted me but Chris' lack of professionalism came to light very quickly after judging and making assumptions on my father in law.

Our new build also appraised for 22k less than what they listed it at. I was not told this until 10 days later which put us about 9 days away from closing. DR Horton and DHI Mortgage knew exactly what they were doing by not communicating it to me until they did. The excuse given was because they were fighting it but honestly, there is no excuse for not keeping me in the loop of something this substantial so close to closing. Chris showed his true colors and values by the end of everything. We were made to feel like the house appraising lower was our problem and they gave little room for negotiation and at the end of it, I didn't want to give my money to a company that has a salesperson that treats people the way he did. I didn't want my purchase to give him a commission check, so we backed out of the contract.

There are so many negative reviews for DR Horton everywhere and I wish I took the time to read through them before wasting so much time. My experience was no different. I do not and I mean 0/10 recommend The Chris Martens Experience with DR Horton in New Haven (Greenwood Lakes). I will end this on a positive note - for Marty only, he was the ONLY consistent person in this process. His communication, his professionalism were untouched. He is amazing. I wish I could say the same about Chris but I would be lying.

They also like to change things without you having knowledge. My living room was supposed to be flooring, it ended up being carpet and Chris never mentioned that to me either. Please do your research when considering buying from them. Not many reviews are on google but there are on so many other websites and they have very low rating at just about every site country wide. I wouldn't recommend it at all. Save yourself the broken promises and stress.

The slope on the side of our home is so steep that we can't mow or use the water spigot on that side of the home. After it rains there is standing water at the bottom of the slope (for over a week). They refuse to put in a retention wall to prevent erosion (that has already started), and I've had to call/text the warranty guy repeatedly to get someone out to look at putting in a drain. Someone finally comes out and I'm being told that their quote was too high and that they need to get a second quote before beginning the repair.

Plumbing issues caused water to seep through the foundation and ruin our flooring, and I've had a ticket in to fix this issue for nearly 6 weeks now. Our yard has been dug up twice because a pipe was crushed then repaired improperly. It feels like DR Horton doesn’t care about our home. Their warranty department is only concerned about keeping the initial sale profitable and cutting corners or outright denying repairs that shouldn’t have been needed in the first place.

This company offers really really low quality home..Is a nightmare from the financial department to the construction of the home,..Please review this company before you make the investment of your life..Because I could guarantee that it will be something you will regret for the next 30 yr. The mortgage department 1 out of 10 rate...The house with multiple defects, with them knowing in advance and however they force you to close. Very very poor response of services from D.R. Horton....1 Star too many if you ask me...too bad there is Not a lower scale. Only two months of my closing with 102 degree temp. AC not working, a multi-million dollar company can get a tech to come and check their own appliance... I will never never recommend D.R. Horton.

DO NOT take delivery of "substantially completed", i.e. incomplete home, from DR Horton, as I did. DR Horton considers my home with missing shower glass walls, with missing gate to the backyard, with light-fixture size hole in drywall, and without certificate of occupancy as "completed". They forced me, with the threat of cancellation, to close and take delivery of the home, promising to address the incomplete items "soon" after closing, a promise which of course they didn't keep, since DR Horton has already received full payment for the home.

DR Horton, both their manager and the company, is doing this because they want to meet their delivery numbers to higher ups and wall street. DHI is likely fraudulently overstating their "completed" and delivered home in their quarterly financial report, under-reporting their cost to "complete" the homes, since the cost to e.g. install missing shower glass walls will be shifted and deferred to future warranty cost, which will certainly rise. According to my agent, my home is only one of many incomplete home that DHI has delivered as "completed" that he is involved with.

Currently, DHI is able to bully home buyers with this take-it-or-leave-it attitude because most homes' contracted price signed ~1 year ago are below the current market price. Going forward, as gap between contracted price and market price narrows, DHI will not be able to do this. So far, the response I've got from DHI is "we have escalated your concerns to our customer service and warranty team/management team/executive team", and then silence; no action nor any ETA toward completing the home. It is the same response you see from DR Horton in this forum.

Purchased a new D.R. Horton Home and the quality is horrendous. Just about everything was incorrectly installed, tiles cut incorrectly, warranty follow up is anemic, HVAC unit not installed correctly, stucco missing around garage door with gaps towards the outside. This company uses contractors and they suck, but so is the quality control of these contractors and the warranty repairs.

I attempted to use my warranty and have been met with an automatic denial with NO investigation of the problem whatsoever. I have been in my home for about 4 full months and am already having issues. Poor installation of my grass and tree, damaged irrigation system in 5 places, etc. NO customer service or concern was provided, and you do not talk to a live person. Only email. It's a total SCAM. I would think a builder this well known would be more professional than they have displayed. I do not even want to talk about my nightmare going through the home buying process itself. Lack of customer service seems to be a theme with this company. Terra ** was very short and snooty. BUYER BEWARE.

DR Horton is the worst builder. We signed for our house in 2020 and it was completed 4 months behind schedule. Even with the extra time they were given, we have been here 11 months and we have not had one day when our home has not needed repair or under construction. It has been one issue after another. DRH as “America’s Home Builder” is a disgrace to America.

Our home is made with cheap materials and has uneven floors. The HVAC drain-off leaked into our hallway ceiling. The power goes in and out with various electrical issues. Flat paint on the walls that easily rubs off if any marks are attempted to be wiped off. A retaining wall with stone & concrete stairs have collapsed & been repaired 4 times now. The backyard yard is full of deep divots, large sinkhole, and floods terribly when it rains. The Whirlpool refrigerator we won in a Holiday drawing is still not working correctly. The maple tree planted in the front yard is completely dead Concrete is coming off of our foundation and driveway.

We were unable to use flag on mailbox for 10 months as it was concreted down. Moisture in the windowless bathrooms would shut off our power, so exhaust fans in bathrooms were replaced by inferior ones that do not work as condensation now drips off of the fan. The shower was leaking behind the drywall. The gas oven had to be replaced as it was leaking gas. Grout is cracking (it may already be leaking behind the wall) and crumbling off our bathroom shower & tub in both bathrooms. The flooring has had to be repaired many times due to holes in vinyl. The doorknobs kept coming loose and/or fell off. The cabinets and island counter were loose/falling off the wall. The garage has large crack across the floor. We have gaps under the thresholds of our outside doors. This is just to name some of the repairs that have been made or still need to be made on our home.

It seems as if every time a contractor comes in for a repair, another issue or damage ends up being created. Contractors have left dirt handprints on our walls, holes in the drywall of our walls for four months, a hole in our island countertop, a hole in the siding on the back of the house, holes in our vinyl floor, left beer bottles and scrap concrete in yard. Between contractors just not showing up when scheduled, not finishing the repair, and/or creating another problem or more damage, we have been in a constant state of repair since we moved in.

Between my husband and I, we have exhausted all our vacation and PTO days to be available to workers that will only come 8-5 Monday through Friday. We have been told that something cannot be repaired because we do not make ourselves available after we started telling them that we cannot take any more time off and they need to come when we were off work. They have been here over 26 times and the house is still in disrepair.

The latest issue we have been fighting with DRH is to correct the drainage issue on our lawn, as we have a backyard full of standing water a few feet from the house after a rain. The warranty manager, JT Witcher, wrote us and said they would install drains to fix our problem. But when the contractors came, they dumped a bunch of dirt around our yard, beer bottles in the trash, a large pile of concrete rubble that they have attempted to bury under dirt, a hole in our siding where they cut it with a weed eater, and we were then told that they decided that this dirt would “push” the water to the swale in the yard, so no drains were needed. We were not told and did not agree to this change. The day after they dumped the dirt, it rained for a very short amount of time, and 2 days later, after 95 degree heat we still have standing water in our backyard again along with a lot of mud. They did not fix the problem at all.

DRH seems to try to drag out and put off any claims so that when their cheap repair falls apart, it is after the warranty has expired and you must pay for it to be replaced yourself. I am not sure who the city inspectors were for this home but they did a terrible job. Some of the neighbors are having major problems that they have ended up fixing themselves because dealing with DRH is such an endless battle that does not go anywhere.

Buying your first home is supposed to be an exciting experience, especially a new one. I’m a teacher and my husband is a disabled veteran and this has been nothing but a huge disappointment, created extreme stress, and has been a complete nightmare. We do not ever want to own another home after this experience.

Please do not buy a DR Horton home. Run as fast as you can.

We decided to go with a new build in a new D. R. Horton subdivision in our area after our third child was born in 2019. We needed a four-bedroom that was move-in ready. The neighborhood/neighbors in the HOA are amazing. Sadly, the actual house has been nothing but a series of disappointments and stress - two things you are striving to avoid in new construction with standardized plans.

Since the fall of 2019, we’ve had:

1. Plumbing/septic issues - Originally, our septic tank was partially above ground! We have constant backups and clogs requiring me to use a variety of ways to unclog external overflow pipes. We are to the point where local plumbers don’t want anything to do with the work. It’s too far from standard for them to be comfortable working on it. As I write this, I hear our main bathroom toilet gurgling. Time for me to go outside and plunge the external overflow. Gross and ridiculous on a new home;

2. HVAC issues - Again, lots of trouble here. At one point, insulation was blowing down into our home from the attic. The technician told us, with a straight face, that it was a common occurrence in new homes. I have a hard time believing that people purchase a brand new home and are okay with a couple years of on-again/off-again insulation spurts from the heating and air vents. We’ve also already had to replace parts on our external unit. When we asked about the parts being under warranty on our system, the technician indicated it was way easier to just have him fix it since the warranty process was arduous and often not fruitful;

3. Finishing and infrastructure issues - from loose flooring and ceiling cracks along the drywall seams, to straight-up poor construction on a hall bathroom that seems to have been glued onto the house as an afterthought, this home was thrown together in a hurry. We did not expect a high-end, craftsman-quality home. We knew this was a pre-planned and regimented build. Even so, we expected that the basics would be in place. Our walls and ceilings, especially in that hall bath, look like we have been here for a decade or like we are in the middle of an unfinished remodel. The cabinetry has also been a source of disappointment requiring regular repairs. We’ve also had to have our kitchen sink repaired as the original install did not include bracing it to the counter island (which came with cracked granite the workers told us to fill with Gorilla Glue);

4. Appliance issues - The fridge, stove, and dishwasher that came with this home are a joke. We’ve already had to have the dishwasher repaired. Also, it’s never really fit squarely into position and is not attached to the countertop. The fridge/freezer is cheap and the inside shelves and door pockets are cracking and do not stay in place. We’ve also had trouble with our dryer vent and have had to replace one, brand new clothes dryer after about 1.5 years of use. Much of the damage to that machine was caused by the way the external vent pipe was set into the wall. The stove is the rock star only because it hasn’t crashed on us yet; and

5. Smart Home issues - This house was billed as being “smart” and “fully wired”. We are locked into the worst security system on the market (when we see a doorbell alert on our cellphones when we are out and about, it literally times out before it even displays the picture from the door). We’ve had to have technicians to the house twice to reset or check the system and we can’t cancel because it would cost thousands of dollars to get out of the built-in contract. Also, our “fully wired” smart home literally only has a couple Ethernet ports, and they were installed after the build - one in the past year due to work from home necessity.

We also have issues with our “premium lot” and a number of other factors relating to the actual sale, but, who has the time to document it all. I have to go plunge my septic pipe…again. I can’t express how heartsick I am that we made the mistake of buying a D. R. Horton home. My family deserves better and our mortgage certainly reflects a much nicer living situation. Really wish this could have been a glowing review. We can’t recommend this company.

I put down Earnest money near the beginning of 2021 with the understanding that D.R. would have my house completed by April/May 2021. I locked in my interest rate until June 11th because I was told April 15th that my house would be done by June 11th. Today I reach out to them today, April 28th (not even 2 weeks later) and am told that it is now delayed until July 11th. How is it possible to have a 1 month delay within not even 2 weeks? No one contacted me to tell me this, I had to reach out to them and get an update when I was told specifically that I would be updated if my date changed. This is going to end up costing me $20,000 - $30,000 on my interest rate because I was lied to by D.R. Horton. This is not good customer service or business. They do not know how to plan appropriately and estimate their time to anything within reason.

Updated on 05/12/2022: This is my 2 review. I wrote in April regarding unfinished job, poor construction. It is a new house, we bought it last year, it is an expensive house. We put everything into that house but man we made a mistake. I should have bought a house from another company. Floors, side rails, sheetrocks, bathroom, crack bathtubs, lighting, fireplace, pantry, ...on and on. I am a nurse and I have a busy schedule. I have been changing my schedule so, I can be home for all these unfinished/wrong done issues. They fixed the sheetrock in the house but have not painted the walls yet, done a month or so ago.

Now they said they will rebuilt my pantry because they used cheap supply and they will use same supply ;) to rebuilt it. The guy came at 5pm to start the work :). Did not finish and did not do it right. He has to come back today but it is 4pm already. All my supply in the hallway last 2 weeks. I do not think this is an issue everywhere with D. R. Horton. I think it is by location where they make contract with 3rd parties and this location is not good. If I knew I was gonna go through all these, I would not buy a house from this location D. R. Horton but how would I know. I hope someone reads this.

Original Review: I bought a new house last year from D.R. Horton. I have a lot of issues. They replaced my entire floor because they said the floor was not even/flat. I do not know why they did not make the floor even at the first time when building it. Well, the floor now is still making popping sounds as it did before, does that mean I am gonna have to go through this process again? Master shower grout came off, private inspector that I hired said if they put enough seal, it would not come like this. I told D.R. Horton's construction person, if they do not fix it soon, it will start leaking underground and we all be in trouble.

Sheetrocks around the house are separating from the wall, they fixed some but still has more to fix. After fixing some of those sheetrocks, they have not painted my walls, my house looks like has two paint color. My bathroom vanity/sink had a crack and they had to change it. The whole pantry shelves needs to change because they did not do it properly, wood shelves are bent down and they said it needed to be replaced. I am tired, frustrated. I have only 1 month of warranty time left. I had to change my life around all these construction dates. I have a life and I am angry.

I purchased a new construction home in Atlanta Dec 2021. My tenant moved in early March 2022, since then my house started to have leaking issues. The leaking issue should be handled by warranty, as per RWC Warranty book Page 22 B.3. Pipe Leaks: "builder will correct it. " However, the Atlanta warranty team and their technicians were able to determine the leaking coming from a broken pipe that connected to overflow hole on the tub, but refused to perform a repair for me. They even demanded me to hire my own plumber to fix.

To be more specific about my issue, tub has overflow drain connects to a pipe behind to collect excess water. Plumber has determined the pipe is loose, but they couldn't fix it instead they sealed the overflow hole and told me "it could still leak." They asked me not to fill water above overflow hole which can cause leaking. Builder then informed me this is the correct fix and no more repair is needed. Please be aware a tub is designed to have overflow hole open which collects the excess water. It is AGAINST CODE to seal the valve. It is also AGAINST CODE to not allow water go above overflow hole.

Builder's technicians even try to fool me that "a tub is not designed to hold overflow water". If their fix means I just can't overfill water which basically indicates a tub is still not fully functioning, and they failed to fix the leaking for me. More ridiculously, the Atlanta warranty team even demanded me to hire my plumber to continue fix the leaking. It against their warranty duty. I am really disappointed with their irresponsibility and disrespectful conversation to me. Atlanta Warranty team and technician Matt C and Mario need to take immediately action to continue perform repair on my broken pipe to completely prevent leaking from my tub, which includes replace the tub and fix the loose pipe connected to the tub. This is the worst home buying experience ever, would never consider DR Horton again.

Original review:

I signed and paid market price for D.R. Horton to act as my General Contractor and build me a brand new home with some extras to make the home more adaptable for my wheelchair. I asked for an additional standard high doorway for my master bedroom that was 4 feet wide to allow me easier access. I got a wider entrance but 8 feet tall. I am not standing on my wheelchair so I didn't need a doorway with excessive height that you had to purchase a custom made door. I had documentation that DR Horton received the correct request but DR Horton employees (more than one) made the error. It took about one year or DR Horton to finally pay me $1,000 to fix. I gave them 300,000 and they argued for a year about a $1,000 dollars.

Now I have had to file a complaint with the Arizona Contractors Board. I have had my tile floors that DR Horton charged me an additional $5,000 to have installed, reviewed by 4 licensed experienced tile contractors. Four licensed experienced tile contractors have said the color of my grout has excessive building variances and it can be corrected at a cost of $3,000. I shared with DR Horton the opinions of 4 licensed experienced contractors that there was excessive construction variation and the cost to repair. Not my opinion, opinions from licensed reputable companies with years of experience with tile installs. DR Horton employees chose to ignore the opinions of licensed professionals and responded that my husband (since I am unable to walk) caused $3,000 worth of dirt damage so it is my responsibility to pay. Makes about as much sense as a 8 foot tall door for wheelchair.

One of my toilets rocked. My husband tried to tighten it and nothing worked. I paid $200 for a brand new toilet and I hired a licensed General Contractor to install correctly. The licensed General Contractor said he couldn't install a toilet correctly because tile between the toilet and bathtub was uneven. DR Horton has chosen to not respond that the toilet is installed incorrectly just that tile variations are acceptable. I don't care about the tile I care that I can't have a correct install of a major plumbing fixture in one of my bathrooms. It would of been cheaper if I had hired a General Contractor because DR Horton did not provide me the protection I thought I was paying a General Contractor.

We did a new construction for our home, we have not even been in a month and I am not satisfied. From the loan side, the agent was horrible. Never kept us informed until he needed something then he would go missing. The build was very poor and as we are in the home you can tell. The walk thru was rushed and I mean rushed. The help or stand by team they advise you of are useless, they will start a chat to acknowledge then get missing. The hot water has been a consistent issue for me, I am not sure how these people bath based on what they provided me to do since the hot water takes mins to get hot and does NOT stay hot long. Depending on who you speak with depends on the answer.

It's sad when the contractors speak negatively about the home. Not as if they care as they drew pictures in our garage and no one seemed to care. Now our sales guy Ondre H was AMAZING. He kept us up to date on the progress of the home and any question we had he got it answered. Sad part is DR Horton reputation is terrible and no one really seems to care. I could give more examples but why bother they could clearly care less.

Do NOT buy a DR Horton home!!! We have been in our home for a little over a year and it has been nothing but issue from the beginning. More so of an issue, is getting DR Horton to fix them. During construction someone ripped the Tyvek off the kitchen window, it rained and the kitchen cabinets had to be replaced. Then come to find out, they cut the flooring right in half. Now they don't want to fix it. The flooring is also coming up all over the house because when placed, they only put glue on the corners, leaving us now with flooring that is warped EVERYWHERE! Mold inside of the front door. The baseboard cut off about 12". The individual sent to replace it only wanted to be a 12" piece in. No!!!! The whole board has to be replaced. He pulled the board off and much to our dismay, during construction, that's where all the miscellaneous pieces are thrown and covered up.

The living room all the way to the kitchen, is like standing outside...no insulation put under the siding to alleviate that. Getting anyone out here to fix this issues is like pulling teeth. It's like they are waiting for the 2 year mark to say "ops, times up, sorry for your luck." The workers that we are able to get here, don't even understand the work orders. The nail pops were fixed, but now we have to wait for a painter. The painter that came initially when we first moved in, to paint the door frame of a closet, did a crap job, and he hits on the woman that are in the house. We do NOT want him back here and I don't think that is too much to ask.

The blinds that were hung over the bigger windows, were done so incorrectly. They are supposed to have 2 brackets, however, these only have 1. Do you think we can get someone out here to fix that? NOPE....haven't heard a thing about that either. Like I said, don't buy DR Horton. They will stiff you and leave you with a bad product.

My husband and I were treated horrible. We were and still are being treated like a number not a person. They rush through walkthroughs and make promises to do things but never return or answer phone calls.

This house is 4 months old and DR Horton Warranty wants to blame this poor constructed fence on a thunderstorm. No poles at the corners! Held up by nails. Posts were installed in sand and not deep enough. Incorrect spacing, posts can't hold the weight of the fence! Oh, and rotted wood that they stained over! The warranty manager lied to me about the weather causing the damage and said the posts were scheduled 40 posts. He walked off without a word when I called him out on it. Area manager did the same thing. The contractor admitted that they rush to close and subcontracted the fence out, didn't dig deep enough on the posts but still wanted to charge me $2000 for half of the fence. The way I was treated was anything but professional once I complained about the fence. Look at the pictures and see for yourself. Rotted wood stained over! Shame on DR Horton for these poorly built houses and incompetent subcontractors.

I am writing this review after four years of ownership in a D.R. Horton home which we purchased as new construction. This is the fourth home I have purchased, all from different builders so I have seen and experienced many positives and negatives... I can say with complete certainty this D.R. Horton experience has been the worst. This home is located in the Horse Creek Ridge community in Fallbrook, CA and was constructed between December 2017 and February 2018 as phase 2. It is no wonder there are 2 pending Class Action Lawsuits in our community of 770 homes, and multiple similar lawsuits nationwide. If you want to buy a home with them, best of luck as you're rolling the dice. I have seen some quality homes in our community, and I am happy for those lucky families... We just aren't one of them and D.R. Horton has done their best to maximize profits through skimping on follow-thru with the people paying their bills.

In a nutshell, D.R.Horton customer service representatives, managers and executives have shirked their professional responsibilities and passed the failures of their construction teams on to the homeowners in our community. They have yet to accept any accountability for substandard construction, poor finish quality, and negligence on the part of subcontractors. With this build team, there is always someone else to blame... even though the name D.R.Horton is at the top of the contract and the first one to be paid. Below are three examples out of many which my family experienced -

An example of this treatment - In 2018 I made a homeowner submission through the website concerning the temperature in my children's rooms being 10-15 degreed hotter or colder the the rest of the house (depending on outside temperature and thermostat settings). In the summer, we can run the AC and the house will be low 70s while the kids rooms will be high 80s. In the winter, the opposite can be said. D.R.Horton sent their third-party repair person (they love using this "third-party" term to absolve themselves of any responsibility) who said the vanes on the register simply needed to be bent to new angles... I'm not an HVAC professional and said let's see what happens.

Fast-forward to 2020 after giving 2019 a chance to see the difference...2020 comes and COVID has hit with a vengeance though during this same time, I engaged with their customer service on another major issue which they flat out lied about and made incredibly difficult to rectify...2021 comes around and we still see COVID causing problems with feeling safe to engage to repairs....enter 2022 and my family is now all vaccinated and I feel comfortable to finally allow them in our home to fix the problem which was never completed at the time they gave us the keys. Their response is to blame me as the homeowner.

They keep bringing up a 1 year warranty and my failure to have it fixed during that time. I keep bringing up the fact they should have had it right before we moved in, and again after the request for repair. So essentially, D.R.Horton is OK with my children sweating all summer and shivering all winter since we cant modulate the temperature in their room to meet the rest of the house...or they can sleep on the couch or floor of our bedroom. Most likely 10 emails for this...only seeing 6 of the most recent interactions right now.

Example 2 - This is the 2020 concern mentioned above. Since we moved in, our kitchen breaker would trip every time we used an appliance because the refrigerator was on the same breaker. Multiple other homeowners also had the same issue. D.R. Horton kept stating the home was built to code and it was our fault for plugging an appliance (mixer, toaster, etc) into the outlets in the kitchen. I went to the same floor-plan in phase 5 prior to drywall install and noted they had completely changed the kitchen wiring schematic and the breaker layout in the panel. I made certain to photograph every part and resubmit to D.R. Horton again with evidence. They again attempted to state that was a normal change in design and that it was likely our misuse as owners.

They also stated they had not heard of this problem yet. Only after escalating to executives and mentioning going to the media did they finally schedule a repair... Upon arrival, the technician stated he is shocked these homes pass code and that he has been called out to multiple other homes in our community with the exact same issue. The technician made the necessary changes in half a day and we have not had another issue since. 23 emails for this to be completed.

Example 3 - Our master shower enclosure was improperly installed and water would seep out of the base, which caused sub-floor, trim and grout damage. I sent videos of the issue and was told it was my responsibility and fault for this leak occurring in less than 1 year from new. The D.R. Horton rep said silicone and caulking will fail like that, as if homeowners are too ignorant to know the life expectancy of products and supplies. If it fails in a year, it was either incorrectly applied or it was a substandard and inferior product being advertised to be part of a "high quality" home. Needless to say, it took 11 emails and multiple calls to have this repaired.

Their customer service manager has lied to my face, blamed me for issues only D.R.Horton construction crews could have caused, wasted my time with missed appointments, and allowed up to 4 weeks to pass without responding to requests. He is condescending and aggressive in his approach to homeowners, though this approach falls flat and only makes him look unprofessional.

His boss, who is a VP of Customer Service, has backed up her team (which is kind of admirable from a leadership aspect, but terrible considering she is not holding them accountable or improving their customer's home-buying experience). Again, not a single time has anyone from D.R. Horton uttered the words "I am sorry you continue to have issues with your home. We are responsible for this and are committed to providing you a quality product, and will ensure that is what you receive." Not one single time. But they have embraced the customer is always wrong stance and backed it up throughout their customer service team.

D.R.Horton's customer service strategy is to stall and inconvenience their homeowners until they are so frustrated as to stop trying to have repairs done. One of their representatives told me my upgraded premium flooring cant possibly be as high quality as things made 15 years ago when I bought my first home. He said "they just don't make things like they used to"....what? Technology has improved 10 times over and when paying a premium, the quality had better increase with it! As stated in other reviews, during initial walk-throughs they removed tags without correcting the issues and after multiple failed attempts for a fix, the customer service rep would say "I promise I will come back" which certainly did not happen since D.R. Horton corporate overwhelms them and then doubles down on failure by putting unprofessional reps in place. I am happy to hear from someone at D.R.Horton corporate who is willing to discuss my experiences....

I am not a person who likes to write bad reviews. However I feel this needs to be shared with all future buyers. This starter home does not come with bathroom accessories such as towel holders or toilet paper dispensers, something I feel that all homes should at least have at least for the price that was paid. This house also does not come with a garage opener, this had to be installed separately. Which was very shocking to me. The home did not come with a fridge either. I guess due to the pandemic this is the new normal.

In regards to the HOA just to submit a request you need to include a 50.00 check which I feel is criminal. I have to pay for an HOA fee but I can’t decide what to have in my backyard. I am not able to have a shed or pergola but I am expected to have a lawnmower to maintain my lawn. The garage barely fits both of my vehicles. I would make sure to do your research very carefully in what is included in your home. I made the mistake and I just assumed. Hope this helps.

Me and my wife bought our "dream home" in south California back in 2015. First time buyers thinking that making an extra effort of buy new would compensate In long term as home should not need repairs for a good time. Well. We learn the bad way that this builders buy cheap materials and because they produce in mass, detail are not their strength. After 5 years of living in the house (just me and my wife), garage door broke, doors failed off, toilets broke, pipes under shower, walls cracked.. I know they do an amazing job dressing the home and making it appealing. But be careful.. it's mass production so don't expect a life long product. Don't be like us.

I had been following the progress of a couple new communities being built by DR Horton for months. As soon as I returned to Georgia from California, I reached out to their preferred lender, DHI Mortgage, to find out about their requirements and incentives. After speaking to a mortgage rep, I was encouraged by him to apply on their website. I did and after providing several documents, I received a pre qualification letter for $400k. After visiting one of the communities in Loganville, GA, I found out that the prices had drastically increased and I now needed an approval of at least $420k in order to get the home that I wanted.

The agent at the property reached out to someone over at DHI, who said my approval could be increased to $420k. I then found another DR Horton community in Douglasville, GA that I absolutely fell in love with. I requested to have my loan file moved to that region while I waited for them to release new properties. Within a week, I was able to put a contract on a lot. I paid my earnest money and 2-3 weeks later I was sent to their design center to select my upgrades. I spent $4,737 there.

At this point, no one would ever expect to receive a phone call/letter stating that their loan had been denied!!!! But yes, 60 days after my initial application, I was being told that they could not do my loan, but they would transfer my file over to another mortgage company, who they work closely with and that they “should be able to make it work.” After applying with that company (and having my credit pulled again), I was told that the most they could approve me for was $385-$390k.

DR Horton quickly sent me forms to sign acknowledging termination of my contract. They agreed to return my earnest money in the amount of $2,500 but retain my option money of $4,737!!!! Why???? Someone obviously dropped the ball at their lending company, so why should I be out over $4,000???? I am a hardworking, single parent who only set out to fulfill the dream of homeownership for myself and my child. DR Horton is a multi million dollar company that will have no problem selling that home. It will most likely be sold for much more than what they were selling for at the time my contract was written. It’s unfortunate, but I had read how horrible this company is and how they care nothing about buyers/potential buyers. Foolish of me for thinking that my experience would be different. Now I have to fight for my hard earned money, while getting back to square one with house hunting in this crazy real estate market.
