How does HomeSafe work?

To get a home warranty from HomeSafe, you have to work directly with one of the company’s specialists. They’ll tailor a plan to your needs and provide pricing and coverage options. Once you sign up for a HomeSafe warranty, you’ll have to wait 25 days before making your first service request.

To book service for an appliance or system issue, you’ll file a claim online or call the company directly. Once the claim is submitted and accepted, HomeSafe will assign a repair professional to you, or you can choose your preferred licensed technician.

You’ll need to pay a service fee for each claim. If a repair or replacement fails within 60 days, you won’t have to pay an additional fee for a technician to return.

HomeSafe coverage

HomeSafe offers an Appliances plan, a Systems plan and a combined systems and appliances plan called Best Home. You can also customize a plan to cover only the systems and appliances you want.

HomeSafe add-on coverage

You can purchase HomeSafe add-on coverage for:

  • Wine room or wine cellar
  • In-ground pool or spa
  • Well pump
  • Water softener
  • Septic system
  • Guest unit or guest house

HomeSafe cost

HomeSafe costs range from $69 to $79 per month for a home in Austin, Texas, according to the quotes we received. Here are the quotes we collected for each plan:

  • Appliances plan: $69 per month
  • Systems plan: $69 per month
  • Best Home plan: $79 per month

HomeSafe doesn’t advertise costs for its plans online, so you’ll need to request a free quote on its website. The company will then contact you directly to discuss your coverage and cost options.

HomeSafe will lock in your initial price as long as you keep your plan active, your costs won’t increase with each contract year. HomeSafe also offers flexible month-to-month plans for those who don’t want to be locked into a contract.

Service fee

HomeSafe charges a $65 service call fee, which is lower than the $75 to $150 that other home warranty providers typically charge.

Getting a home warranty was something that I needed to consider because the home was getting older. It was built in 2012. So, I thought maybe we should just play it safe and have something in terms of some type of warranty. The ironic thing was, we had just gotten HomeSafe and it was about 45 days before I needed to have something taken care of. It worked out very well. It was something with one of the air conditioners. I had just gotten the warranty six weeks earlier. The timing couldn't have been more perfect.

I was very impressed with the first time something happened. I liked the ease at things, how they worked out, and when they made arrangements. It was summertime and the air conditioning wasn't working, which makes the house very warm in Arizona. I only had to make the initial call. They took it from there, getting somebody to come out. I didn't really do anything except make the initial phone call. Then they in turn sent somebody out, and that worked out very well.

When they sent somebody out, I didn't pay anything. They had sent a technician out to repair the air conditioning. It wasn't anything major, expense-wise. It was a simple thing. The bill was paid directly by HomeSafe. The process was simpler than I would have expected. I got someone else to sign up with HomeSafe as well because they said it was a very good organization to work with. I would recommend them to anyone. I was utterly shocked because I expected it to be somewhat of a hassle when I made the first claim. I did very little, made one phone call, and they took it from there. It couldn't have been any easier for me. I think the price is very fair. I pay somewhere between $99 and $110 a month. I was very impressed with the price. I've not had a bad experience at all thus far.

When I initially got some type of information about HomeSafe, I called in. The customer service people I talked to were very friendly, very easy to talk to, and they made it very simple. It was a very quick phone call, and I appreciate when things go quickly versus taking forever. So, I was very happy with the expediency of how it got done.

      Reviewed Aug. 28, 2026

I’ve had a few claims with HomeSafe. I call the 800 number, and I let them know. Recently, I told them that I was having problems with my HVAC. When I told them that, I could either choose my own mechanic, if I have one, or they have a group of mechanics that work with them.

I started using their mechanics because when I would call my own people. But if I called outside of the mechanics that they could have had, the people didn't know about it, and they were not willing to wait for their payment. So, I pay them $65, and that money goes to the mechanic. Before, it used to be that I would give the mechanic the $65. But this year, a few months ago, they stopped doing it like that. People didn't wanna pay the mechanics. They collect the $65, and the mechanic comes out and does the work. They give you the mechanic's phone number. They let you know who's coming out. You can either get in touch with the mechanic, or they call you; either way. I've done both ways.

The tech comes out. He does his inspection. He calls HomeSafe, and he'll tell them what the problem is. They'll ask what parts have to be ordered. They'll go on and tell them what parts have to be ordered. And they wanna know the make and model of what I have here in the house. Because they try to give you the make and model of what you already have in your house.

So, these are skilled people, and they come; they have things already in their car. If they already have the materials in their car, very rare that they have to go out and purchase something. The materials are already in their car because they can anticipate what's gonna go wrong. Many times, they'll call you. They'll ask you what the problem is, what you're experiencing. They'll come out, and they'll have parts already, and they'll fix it. If there are parts that Home Safe doesn't cover, Home Safe will let me know upfront that they don't cover this, which is kind of very rare. And the mechanic went and fixed it. I gave them that $65, and that was it. My HVAC is back up and running.

I'm happy. They’ve fixed my hot water tank that went out. I have a pump-up unit in my basement. They fixed that too. I didn't have to come out of my pocket with anything. They fixed that. I'm glad that I have it. What I did have to come out of my pocket for was my garage opener that broke down, and I had to cover a few parts with that. But other than that, I'm happy. I used to have Sears Home Warranty, and I let it go, and I kept HomeSafe.

I had a refrigerator upstairs that had an issue. I bought it in 2003 from a law friend of my daughter's that was moving and it had been good. But some time back, the flap that controls where the ice comes out wore out. Choice Home Warranty tried to fix it. Their techs came out but they never could find a part. I called them out several times and they never could fix it. So I just let it slide. Then, the refrigerator's compressor went out and they were going to fix it. But I asked if they could just give me the money that they were going to pay for that and buy me a new refrigerator. That one was old and finally, they agreed to it. But it was a hassle. Then, this guy called from HomeSafe. I have two refrigerators and freezers downstairs that Choice wouldn't cover. I have a double oven that they also wouldn't cover that. But HomeSafe's rep said they would do that, so I changed.

When something went out on one of the refrigerators downstairs, their guy came and he said it could not be repaired. So HomeSafe immediately sent me a refrigerator through their system. They got me somebody out here quickly, the guy assessed it, and they sent me a picture of hat they'd replaced the refrigerator with. They arranged everything. Then they came, picked up the old refrigerator, and replaced it. Aside from that, my washing machine was making this awful noise. The guy came out for that and he said it couldn't be repaired, so HomeSafe was going to replace it with one similar to what I had without the agitator in the middle. I didn't like that particularly, so they gave me the money, then I went and bought one.

I have HomeSafe for five months now and they are better than Choice Home Warranty. It's been a lot easier working with them. They are on top of everything, they do things quickly, and I've been really pleased. HomeSafe is a good investment on your things in your house. For me, it has already paid for itself twice with a new refrigerator and a new washing machine.

      Reviewed July 25, 2026

HomeSafe’s pricing was comparable and more affordable, which helped me decide to get the warranty. I liked that they responded immediately when I had an issue that I had not anticipated. We had a power outage last year and the power was down for over 24 hours. I have an auxiliary power box underneath my meter from my power company and when they flipped the power back on, it triggered something in that particular box that blew the fuses in the whole box completely. I didn't have power for another two days and I didn't know why.

I called the power company and told them that I did not have power and everybody around me had power. So they sent the power guy back out and he wasn't supposed to give me any information concerning this box, but he did because I'm single, I'm here by myself, I'm not an electrician. He said the box was not the power company's box. It was put in by a contractor when they redid the work on my house and it’s my responsibility and I need to get somebody out here because the switch won't reset. I freaked out because I didn't have a lot of money to put into a brand-new box. We have a friend of the family who was an electrician and my family was going to get him. But all of a sudden, it dawned on me I had purchased a home warranty. So, I called HomeSafe right away and they sent somebody that evening.

The man in the area that did some of HomeSafe's work came out late that night and checked it all out. He worked on it for a little bit, trying to figure out if he could jar it into getting back to working order and he couldn't. He went out that very night and early the next morning and got all of the parts, came back, and had my power back on and running by 9:00 in the morning. And it only cost me the $150 deductible and he spent over $2,000 on the box.

The gentleman who fixed the box told me that he wasn't crazy about the company because there was a lot of red tape that was starting to happen. It was harder and harder for him to satisfy the requirements because of different red tape laws but he kept working with them because of people like me who needed the help. In his opinion, HomeSafe is one of the better companies, although he had some of his own problems concerning it. He asked me to call them right away and let them know if I was satisfied with his performance because the only way that he gets paid is if the customer's issues are resolved. So, I called and they documented that I was satisfied and were going to give him his money back and his pay right away. And when I talked with him, he got it right away.

I have other things that I need to get fixed, but I can't afford another 150 right this minute because I'm off for the summer. But I know when I call HomeSafe, it'll get taken care of. HomeSafe is a very reputable company and I've been with them for at least eight months, even longer. The reps are kind and courteous, and follow up to make sure everything was done well. I'd totally forgotten that I even had purchased the warranty until the chips were down and I was so anxiety-ridden and upset that I couldn't think straight. And when I did realize that I had them and I called, I got instantaneous results.

I was flipping through the phone one day, and I read up on HomeSafe. I told myself it was something that I was gonna need because my husband had just passed away, and I know I was gonna be responsible for fixing stuff and getting it done. I wasn't in that frame of mind to do all this stuff so I had to have some help. I called HomeSafe and they explained everything to me. They seemed to be a legit company that wanted to help in any way they can and to provide the services that I needed.

I gave them a try and submitting a claim has been very easy. On the first time, I went and got someone myself and paid for it, then I called HomeSafe. They told me it was the wrong thing to do. I was supposed to call them first, file a claim, and then we'd work together on getting someone to come out and help me. Once I got the pattern down, it was fine. They also reimbursed me of the money that I had paid that service provider for doing the job.

From then on, I have had about three things done through them. I was in retail for 30 years, and I have never seen a company in a long time that know how to give customer service. HomeSafe does it friendly and professionally. They don't question you like you're a thief or you're lying or you're trying to get over on them. They take your claim and send a service provider out. The service provider checks it out then they report back to HomeSafe. Whatever the service provider says, they do the work they say.

When HomeSafe talks to you, they explain what the program is about, and there are no surprises with them. They give you whatever you need to know upfront. They send you a booklet out too, if you take time to read it, and give you numbers that you could call. When I used the website, I was also impressed with it. I have been very pleased with the service that I have received from HomeSafe. They always deliver. They don't give you half-done service. The service is $58.99 a month, and it covers a lot.

I filed a claim on August 29, 2026. I did not hear anything from Homesafe after 2 business days so I made a call them. They did not have anyone that could service a leak in Hot Water Tank. So I was told i had to find the company to do the work. I did. On September 9 2026, I sent the paid invoice to Armis. I called 3 times after the invoice was sent and I was told that no one had looked at the invoice. I called today October 2, 2026 again and was told that I would hear back by 6 MST. I immediately called back and was told this time that It had been approved for the amount minus $65 service fee. There should not have been a service fee because I found the contractor who did charge me a fee. Then I was told it would take 7-10 business days to receive a check. Who does not these days? No direct deposit. I will be looking for a new company to service my home warranty. This is not the first claim that I had to find my own repair company.

Usually, the contractor submits the claim to them. But if I have to get my own contractor, then I call in the claim and get the number and all that and get all the paperwork going my way. On the last claim I had for my toilet in here to get the valve put in, I got paid within seven days. HomeSafe is a great company. I have another warranty company with another rental house I got. The contractors have been very good as well. They are very nice, polite, and respectful. My coverage is okay too. But what I don't like is their service fee, because the service fee I used to pay was $75. But now it’s 150. That's a little high. For lack of other alternatives, I signed up with HomeSafe and I've been with them for less than a year. I had two claims in one week, which was surprising. My stove and my washing machine went in the same week. They sent out a tech for the stove and within a week, they gave me a brand-new stove and oven. So I got no complaints there. For the washing machine, they repaired that because it was only two years old. So they sent the repairman and he had to order the parts. But it was all good in the end and since the repair, the washing machine has been working well. I'm glad I got insurance because hadn't really given it much thought until I started seeing the ads on TV and realized it was a good idea. Things worked out great and everything was done as quickly as it could. Their pricing is fair, too.

I've been with HomeSafe close to a year. I had another company I was doing a home warranty through, and I changed over, which was the biggest mistake I've made. My washing machine and my garbage disposal stopped working. When I called in, I reported. HomeSafe said, "We'll send someone out." The gentleman who came out was very professional. However, they lied to me the first time because they told me they would be out one day. There was miscommunication. It could have been on my part. They wound up coming another day. I swallowed that. But when they came out, the guy checked both devices. I already paid the 150 but they wanted to charge me an additional 150 because it was two separate appliances.

I threw a fit, explained to them, "I'm not going to pay additional." They told me, "We have to send it to a review board." I said, "What are you talking about?" I had to wait a couple days until they went through their review board, and someone called me back and said, "Yes. Okay. We'll go ahead and approve it." They told me, "We're not going to fix your washing machine due to the fact that it has rust, and it's not covered under your warranty." I said, "But you still charged me 150 to come out," and this, that and the other. They said, "We're not going to pay for the food disposal because you didn't pay the additional 150." It was a big rigmarole.

I had to get into explaining to HomeSafe the whole nine yards, took four or five calls. I finally said, "Forget it.” That is the way they do business. It's underhanded. It's fast-talking. Finally, somebody called me back and said, "We'll go ahead and replace the garbage disposal." I said, "Okay." They called me and said, "We'll have someone out on this day." Here we go again. I waited, stayed at home myself, made sure I wrote it down and recorded the call to make sure I didn't make a mistake again. They called me the day of and said, “No. We never told you that. We're going to come the next day.” After that, I said, "You know what? I see what type of service you guys offer. Cancel my service."

Everybody makes mistakes. I get it. I'm a general manager of a company. But one thing I can never tolerate is poor customer service with an attitude. And it was like them doing me a favor. I learned right then and I said, "I tell you what, cancel my service. I'll find someone else who would appreciate the money I'm paying you every month." Even to the point, I argued with them on the phone. It's not me arguing because I'm a customer service manager. I get it. But the fact that they felt they were doing me a favor was uncalled for. It made me realize I have no tolerance for poor service. So, they not only are losing from HomeShield, but I'm also going to cancel my CarShield, because it's not worth it. If this is the unprofessionalism I'm going to get, I'll find someone to appreciate my dollar a bit better. HomeSafe should do some extensive customer service training because they will not sustain as a business providing that poor of a service.

American Home Shield sent people out that weren't qualified to work on my appliances. And they made two and three trips. Choice Home Warranty. did the same thing and the people they sent out never fixed anything. They then told me to get somebody to fix it and send them the bill, then they would give me a percentage of the bill. But they never did because you never get a statement and an invoice from the repair guy, and they didn't tell you that beforehand. They also needed to know exactly how many hours he spent out there, and I didn't get any of those detailed invoices. So, they're a bunch of crooks and I got rid of them. I tried HomeSafe and had the same problem. They don't respond and they don't send people that are qualified to work on a washer or a dryer.

A guy sent by HomeSafe walked in my house and did a couple of things. He said I needed a new circuit board which cost $1,000. I might as well buy a new unit with that, which was what I did. I bought a brand-new washer/dryer that was eight months old. HomeSafe also sent out a tech to work on a simple toilet to take the guts out of the inside and to fix the flopper that was broken. In the end, I had to buy a brand-new toilet. They didn't cover any of expenses and I had to pay for them out of my pocket.

I had CarShield and they asked me a few questions if I needed any coverage with anything else. They told me a breakdown of what they offered and it sounded that HomeSafe was something pretty decent. I was looking to cover certain things in the home, and their price was reasonable. Since I've had it, I've used it a few times. I have another coverage and between the two, HomeSafe was more beneficial to use on a plumbing claim.

The contractor was very informative. They even let me know why the issue happened and what I need to do as a homeowner to prevent it from happening going forward. The other situation was an HVAC one. The technician was very knowledgeable. He came and resolved the issue. He didn't just put a Band-Aid on it, which I've had with other contractors with other companies. Because I had an open ticket, they went on ahead and took care of the situation because it was pretty much around about the same thing and what it was coming from. I appreciated them, even over the phone with the customer service rep. The way they handled me was very professional. They cared about getting the situation fixed faster than I've ever experienced.

I definitely will tell people to go with HomeSafe. I like having the ability to have direct contact with contractors and not having to come out of pocket for something that I didn't foresee happening. I know how they're gonna handle the situation and that there's gonna be somebody decent that's gonna come in here and do the work properly. HomeSafe is efficient. The unit is going to cost me for repair like $6,200, so they're only really paying for half. So, I asked them to just send me the check for the $3,000, and I will find someone that will put it in for cheaper. They're wanting me to give them a company. It would be a licensed person, but I can find that on my own.

I'm going to drop HomeSafe. I'm going to go back to American Home Warranty. I didn't have this problem with them. I need them to send me the check so that I can find someone, even if I have to go to a university and utilize their students to try not to use this much money, because a new unit would cost me a little bit over $10,000. The purpose of me having the warranty is to not come out of pocket this much money. The technicians have been fine. They've been on time. I did like one company better than the other. They both were just fine, but one of them is more communicative, and one of them is willing to work with me on the cost. I just don't feel like I should have to pay the cost.

I submitted a few claims with HomeSafe when it came to my appliances. The most recent one was that I had a problem with my dryer, and HomeSafe couldn't get anybody out to fix it. The people that I was dealing with before must have lost their license, or something went wrong with their license. So, HomeSafe wasn't dealing with that company anymore. I paid what I had to pay to HomeSafe to send the provider out, but we couldn't get a provider to come out. We never really got the situation resolved when it came to my dryer. So, I had to go out and buy a new dryer.

In my other claims, my interactions with the technicians went good. There was no follow-up. They were on time and very professional. They called me Miss by my name. When JD Luxury Appliances sent out a tech, he stayed in the area to do what he had to do. He called me for any questions that I needed to ask. I had no problem. I liked his services, and I liked his timing when he came out. So when something went wrong again, I recommended him again to come out.

Overall, HomeSafe is a good company. With the services that they provided me and explaining how things work, I will recommend them. The only thing that I didn't like is that if I needed a new appliance for the money that I was paying in for, I wouldn't be getting the value of what the appliance would have been. So if I needed a new dryer, and the cost is $1,200 or so, they would probably only give me $400 towards the new dryer, and I would have had to put the remaining balance into it to buy the dryer.

I submitted a claim for my AC Air handler repair. Within minutes I received a phone call from an arrogant young man denying the claim without any conversation. He would not listen to my questions and he was intentionally provocative. The air handler was still under warranty from the manufacturer, so the part was covered. I submitted a claim for the labor costs. His denial of the claim was based on his reason that I should contact the manufacturer and request they cover the costs of labor as well.

This company has been very difficult to deal with on previous claims as well requiring specific invoices that show how and where I paid for repairs. Obvious attempts to make the process as difficult for the customer and possible. The arrogance of the young man that refused to allow any conversation was the part that makes me think this group is in business to accept premiums and deny claims. His attitude was extremely offensive. My response was equally offensive but there was no chance to have any reasonable conversation.
