What is HomeSafe?

HomeSafe is a home warranty company with customizable coverage, flexible payment options and 24/7 customer service. Depending on your policy, HomeSafe can cover expenses when a system or appliance breaks down due to normal wear and tear. The company offers home warranty plans in all states except California.

How does HomeSafe work?

To get a home warranty from HomeSafe, you have to work directly with one of the company’s specialists. They’ll help tailor a plan to your needs, providing instant pricing and coverage options.

Once you sign up for a HomeSafe warranty, you have to wait 25 days before making your first service request. To book service for an appliance or system issue, you’ll file a claim online or call the company directly. Once the claim is submitted and accepted, HomeSafe assigns a vetted repair professional — or it can work with you to verify your preferred technician, as long as they’re licensed.

For each repair, a service fee of $65 is required. If a repair or replacement fails within 60 days, you don’t have to pay an additional fee for a technician to return.

On the other hand, if you purchase a plan and decide you don’t need or can’t afford the coverage, you can cancel within 30 days and get your money back.

HomeSafe coverage

HomeSafe offers an appliances plan, a systems plan and a combination plan (for both appliances and systems) called Best Home. You can also customize a plan to cover only the systems and appliances you want.

Add-on coverage is available for a wine chiller, in-ground pool or spa, well pump, water softener, septic system, and guest unit or guesthouse.

HomeSafe cost

HomeSafe’s monthly costs for a home in Texas range from $69 to $79. HomeSafe doesn’t advertise starting costs for its plans, but it does specify a $65 service call fee, which is on the lower end of the industry range. It also locks in your initial price — as long as you keep your plan active, your costs won’t increase with each contract year. Home warranty costs depend on the location and the level of coverage.

When we inquired about coverage for a home in Austin, Texas, we received the following quotes:

To get an idea of what you might pay, you can fill out a free quote form on HomeSafe’s website. The company will then contact you directly to discuss your coverage and cost options.

HomeSafe offers flexible month-to-month plans for those who don’t want to be locked into a contract.

I liked the information that I read about HomeSafe and because it's so expensive to do repairs out of pocket, so I signed for their service. Since I've had it, I've had three calls at my house and two at my son's house that they helped with. Right now, we're at odds about submitting a claim. I have been submitting my claims a certain way, then yesterday, they told me that you're supposed to send them your paperwork on an estimate, let them okay it, then they will send you another thing and you can submit it and get it paid. And I have been told four times that you've got to pay the people, get the mark that you paid it, have your claim number, send it to HomeSafe, and they will pay it.

So whoever I talked to yesterday said that they may not pay because I had the man do the work before they looked at the estimate. But I've done it that way about four times and gotten my thing paid every time. But I don't know what's going to happen this time. Thankfully, it wasn't much. But after deductible, I wasn't going to get back the 30-something dollars. When I emailed to them the paper with my claim number on it, I put a little comment about this issue. So I'm waiting to hear back from them.

Other than that, every time the people have come out, they've been very professional. I told them what I knew was wrong, they looked at that and some other things, and they have found it quickly. Then, they easily fixed what was wrong just from what I told them. It helped them to know what parts to bring and I didn't have any problem with that. I've called it by name every time because the problems had been for my refrigerator and freezer and my son's freezer. From just telling the tech what I thought was happening, he knew what to do when he got here and he did it very quickly.

I had a refrigerator upstairs that had an issue. I bought it in 2003 from a law friend of my daughter's that was moving and it had been good. But some time back, the flap that controls where the ice comes out wore out. Choice Home Warranty tried to fix it. Their techs came out but they never could find a part. I called them out several times and they never could fix it. So I just let it slide. Then, the refrigerator's compressor went out and they were going to fix it. But I asked if they could just give me the money that they were going to pay for that and buy me a new refrigerator. That one was old and finally, they agreed to it. But it was a hassle. Then, this guy called from HomeSafe. I have two refrigerators and freezers downstairs that Choice wouldn't cover. I have a double oven that they also wouldn't cover that. But HomeSafe's rep said they would do that, so I changed.

When something went out on one of the refrigerators downstairs, their guy came and he said it could not be repaired. So HomeSafe immediately sent me a refrigerator through their system. They got me somebody out here quickly, the guy assessed it, and they sent me a picture of hat they'd replaced the refrigerator with. They arranged everything. Then they came, picked up the old refrigerator, and replaced it. Aside from that, my washing machine was making this awful noise. The guy came out for that and he said it couldn't be repaired, so HomeSafe was going to replace it with one similar to what I had without the agitator in the middle. I didn't like that particularly, so they gave me the money, then I went and bought one.

I have HomeSafe for five months now and they are better than Choice Home Warranty. It's been a lot easier working with them. They are on top of everything, they do things quickly, and I've been really pleased. HomeSafe is a good investment on your things in your house. For me, it has already paid for itself twice with a new refrigerator and a new washing machine.

HomeSafe’s pricing was comparable and more affordable, which helped me decide to get the warranty. I liked that they responded immediately when I had an issue that I had not anticipated. We had a power outage last year and the power was down for over 24 hours. I have an auxiliary power box underneath my meter from my power company and when they flipped the power back on, it triggered something in that particular box that blew the fuses in the whole box completely. I didn't have power for another two days and I didn't know why.

I called the power company and told them that I did not have power and everybody around me had power. So they sent the power guy back out and he wasn't supposed to give me any information concerning this box, but he did because I'm single, I'm here by myself, I'm not an electrician. He said the box was not the power company's box. It was put in by a contractor when they redid the work on my house and it’s my responsibility and I need to get somebody out here because the switch won't reset. I freaked out because I didn't have a lot of money to put into a brand-new box. We have a friend of the family who was an electrician and my family was going to get him. But all of a sudden, it dawned on me I had purchased a home warranty. So, I called HomeSafe right away and they sent somebody that evening.

The man in the area that did some of HomeSafe's work came out late that night and checked it all out. He worked on it for a little bit, trying to figure out if he could jar it into getting back to working order and he couldn't. He went out that very night and early the next morning and got all of the parts, came back, and had my power back on and running by 9:00 in the morning. And it only cost me the $150 deductible and he spent over $2,000 on the box.

The gentleman who fixed the box told me that he wasn't crazy about the company because there was a lot of red tape that was starting to happen. It was harder and harder for him to satisfy the requirements because of different red tape laws but he kept working with them because of people like me who needed the help. In his opinion, HomeSafe is one of the better companies, although he had some of his own problems concerning it. He asked me to call them right away and let them know if I was satisfied with his performance because the only way that he gets paid is if the customer's issues are resolved. So, I called and they documented that I was satisfied and were going to give him his money back and his pay right away. And when I talked with him, he got it right away.

I have other things that I need to get fixed, but I can't afford another 150 right this minute because I'm off for the summer. But I know when I call HomeSafe, it'll get taken care of. HomeSafe is a very reputable company and I've been with them for at least eight months, even longer. The reps are kind and courteous, and follow up to make sure everything was done well. I'd totally forgotten that I even had purchased the warranty until the chips were down and I was so anxiety-ridden and upset that I couldn't think straight. And when I did realize that I had them and I called, I got instantaneous results.

HomeSafe is a good company. I wouldn't go with anybody else. I've been very happy with their services. The people were always very nice and kind when they come. My wife found them and she started with the electrical and different things in the house. I've been very happy with HomeSafe, except once when they sent someone to my house to fix a plug outside my garage wall. The contractor fixed the plug at the back in my house, which was attached to my house but they wouldn't fix the one that was near my garage. They told me because of the cement wall, they wouldn't do it. That's the only thing that I was unhappy about.

My AC unit stopped working, the tech was here the next morning, and he fixed the AC for me. I was very impressed how quick and fast he came out. One guy came one day and apologized for being here too early. I said, “I'm glad you're here early because now I can go do other stuff.” My appointment was from 8:00 to 12:00, and he came around 9:45, banged on the door and he said, “I'm HomeSafe. Do you mind if I look at the AC now?” I said, “That's fine. I'm here.” The last time last year when the guy came to do my AC unit, he asked me if he could borrow my hose. He did a great job. He washed the whole thing down. I was impressed of what he did because I didn't realize he would do that. He tried to get all the dirt and dust from the winter sitting in there. I would recommend them to anybody.

I recently did my washer and dryer, which I was going to go with another company, and I happened to be on the phone with HomeSafe for something else and the guy mentioned that they had services now for the washer and dryer. I signed up with them because I've had good luck with them. I've been very impressed. Their people are pleasant and outgoing.

I was flipping through the phone one day, and I read up on HomeSafe. I told myself it was something that I was gonna need because my husband had just passed away, and I know I was gonna be responsible for fixing stuff and getting it done. I wasn't in that frame of mind to do all this stuff so I had to have some help. I called HomeSafe and they explained everything to me. They seemed to be a legit company that wanted to help in any way they can and to provide the services that I needed.

I gave them a try and submitting a claim has been very easy. On the first time, I went and got someone myself and paid for it, then I called HomeSafe. They told me it was the wrong thing to do. I was supposed to call them first, file a claim, and then we'd work together on getting someone to come out and help me. Once I got the pattern down, it was fine. They also reimbursed me of the money that I had paid that service provider for doing the job.

From then on, I have had about three things done through them. I was in retail for 30 years, and I have never seen a company in a long time that know how to give customer service. HomeSafe does it friendly and professionally. They don't question you like you're a thief or you're lying or you're trying to get over on them. They take your claim and send a service provider out. The service provider checks it out then they report back to HomeSafe. Whatever the service provider says, they do the work they say.

When HomeSafe talks to you, they explain what the program is about, and there are no surprises with them. They give you whatever you need to know upfront. They send you a booklet out too, if you take time to read it, and give you numbers that you could call. When I used the website, I was also impressed with it. I have been very pleased with the service that I have received from HomeSafe. They always deliver. They don't give you half-done service. The service is $58.99 a month, and it covers a lot.

I usually call HomeSafe by phone to submit claims. I found everybody to be friendly and helpful. A guy came out about the washing machine, and he didn't have much to say. He is on the quiet side. He checked it, and then the dryer had to be checked because it sounded like it was getting ready to walk out of here on its own. It was so loud. He checked it, and when I asked what was wrong with the dryer, I really didn't get an answer. I asked two or three times, but he said he was gonna have to order a part for it. They ended up putting four parts on. It's so quiet now. I can't even tell it's running. I have to put my hand on it to even know that it's on.

They've done a really good job with everything they did. I was told it was a water valve. I couldn't leave the hot water on at all because it would drip inside the drum and the drum would fill up with water. Instead of them replacing the valve, they said they were just going to replace the whole machine, which is more than I expected. Overall, when you talk to them about your problem and you're trying to do a claim, they were the friendliest people I've ever talked to. They're so helpful. They went far up and beyond. I really appreciated the help.

My house is about 30 years old and so were all the original appliances. I felt it was time to do a home warranty and I was not going to go with HomeSafe because they were either affiliated with CarShield or CarShield was going to buy them. I'm not a fan of CarShield, but the person that called me extended a promotional offer of $49 instead of the required $99 to sign up. At the end of the call, I gave them my payment options and payment details. It was very easy to sign up. They're gonna be quick and efficient, like most companies are. But when you have a claim, that's where the the difference comes in. I have a claim now and I've been without AC for over a week now but they still have yet to approve my claim.

My AC is blowing hot air, so it's not working. They sent out one of their preferred vendors and the preferred vendor came out pretty much immediately and looked at it. They gave me a written diagnostic of everything that was there, and they were to provide that same diagnostic to HomeSafe. That was on Saturday. The repairman said they'd get back to me Monday but nothing has happened since then. I called HomeSafe Monday and Tuesday, and they said they got the paperwork, that they had to review it and that they'd get back to me in a day or two. At least they're answering the phone but here we are Thursday and I have not heard anything from them.

The coverage is $5,000 per unit with a max of $10,000. Relatively speaking, it's not a large claim. I'm an adjuster and I understand these things. I'm writing an estimate with 110 line items. This line item that they have for my HVAC is only five. I don't know what takes so long to review an estimate with five line items when I know the job and what it entails. My experience has been horrible and unprofessional and HomeSafe is failing with flying colors. They are not indemnifying their customers. I would tell others not to retain or use them.

I had HomeServe but didn't like the contract what they were offering. HomeSafe sounded a little bit better. I liked the things that they offered they would do under their contract so I switched to them. The sign up was done on the phone then they mailed the contract to me. Once I pay the monthly fee, I can get a person to come over and check out whatever issue I have. HomeSafe will replace or repair for no cost. With the others, you have to pay a deductible. So far, they haven't charged anything on my credit card except that one fee.

I got called up by HomeSafe while I was driving. Their rep wanted me to go with this program but he wasn't super-duper pushy. Everything about the warranty sounded good and the cost wasn't that much because he even got a discount. So, I signed up with them. But then I got to thinking. All my appliances are so old and my water heater doesn't even qualify for it. So, I'm not on HomeSafe anymore. Overall, if you have all new appliances and you've got heat ducts, HomeSafe's policy is good to have. But I just have the baseboard heater and everything in my house is cheap. I probably spent more on the program than I would on replacing something.

I do not like the service of HomeSafe because they don't have a 24-hour call-in to make a claim of some sort. I'm gonna stick with what I had, which was American Home Shield. HomeSafe said, their position was that if I had something go out, I could call them and then they could get someone out quicker. As long as they were licensed and verified, I could use anyone I wanted as long as they had liability insurance. Recently, I had my air conditioning go out. And when I did need it, HomeSafe wasn’t available to call. So, I went with American Home Shield, which is what I have now. I'm gonna cancel HomeSafe now. But when I signed up with them, they were good. They gave me a good price. Everything was pretty cool. But, the service wasn't what I thought it would be.

What I don't like is the deductible. It's high. Being on a fixed income makes it a little hard to have to come up with 175. I may consider leaving HomeSafe because of that. Also, their customer service has been moderate. When my heater broke, it was at 2:00 in the morning. It was freezing outside. Nobody was available to take my call. HomeSafe does a good job. It has been wonderful. The people they provide call me. If not, they are asked to leave a number whereas I can call them. But 85% of the time, they call me. They do everything that they can do within the contract and they let me know what they can't do within the contract. They come out, look at the unit, and have to report back to HomeSafe. They take pictures, take it back, send it to HomeSafe. And from there, we get a response. We got some attentive contractors and come out there and make sure the work is complete.

We have some who just came out there, did the work, and left. But if I have an issue with something, I try to get that same company or someone from that company to do that. It's a matter of HomeSafe using the right people who do the job for them. Using HomeSafe is okay as far as paying the amount that you don't have. Because there are times when emergencies happen. They catch you at the lowest point. But to have that insurance, it's doable. I would recommend somebody to call HomeSafe because I know how it is. I own two homes.

But I thought that the stairlift will make it easier on me, so I purchased one from them. They went over everything they covered and explained to me how to do a claim. But I didn't do what they told me to do because my air conditioner went out and it's 145 degrees in my house. So, I wasn't going to call them and get whatever you had to go through to do that. I wanted to have instant relief.

So far, HomeSafe has beeen awesome. But I will know next week what they say about the air conditioner. I was told by the person on the phone that after I call them, they'd have somebody come out and assess it. But when it's 145 degrees, I'm going to go with who can gets there the fastest. So, I'm not going to wait for anything to be assessed and if the tech tells me it couldn't be fixed, then I would have called them. He was out there in two hours, so I was not going to argue with anything he said. And he was cheap. He was $200 and you can't get any cheaper than that.

I've always had a home warranty and when the other one expired, I signed up with someone else because the last one didn't do what they were supposed to when they came out to fix something. I had to pay $800 out of my pocket and that left a bad taste in my mouth. I saw HomeSafe on TV and when I got them on the phone to talk to them, they said my monthly payment would be $5. And if they send anyone out, it's going to cost me $150 for them to come out and do a check. And if they can't repair, they're supposed to switch.

At the moment, I have a claim and it's been three weeks and some that I've been waiting to get my air conditioner repaired. When HomeSafe sent someone out the first time, the guy just added some Freon in it before he did a pressure check. I've been on the phone discussing all about it with HomeSafe and they knew that that wasn't right. He should've done it the other way. So right now, HomeSafe is supposed to send someone out to do a pressure check, then they're going to send their findings in to the warranty company, and the warranty company is supposed to submit the approval. It's been a bad experience and I'm still without air in my home. I'm a senior citizen and it's very difficult to be dealing with this here. HomeSafe is still trying to solve it and I'm hoping that this experience would turn from negative to positive.
