I am a past customer of OCWEN and needed tax information quickly-that moment. Your employee took the time and patiently searched back records until she had the answers for me on the spot! Nice work OCWEN for having a system and employees that don't give the standard "that will take three or four days"! Keep up the excellent service....

My mortgage was transferred from Ocwen to PHH. My payment decreased from $2,400 to approx.$1,900. After looking into on their archaic website I noticed that they were not taking out enough to cover my escrow. I talked with a lady for over an hour but was unable to get the issue resolved. My concern, especially after reading all the negative reviews is that they may not be paying my property taxes and homeowners insurance. If you are reading this, please read all the comments below mine. This company is terrible. I definitely will be looking at my options including legal action.

Dan, PHH takes all feedback seriously. Your information has been forwarded to our Ombudsman team for a review of your escrow account, and they will be in contact with you to address your concerns.

My loan was recently transferred from Ocwen Loan Services to PHH Mortgage Services. Today is April 15 starting at 7:00 am this morning through 7:00 this evening, I attempted to contact PHH unsuccessfully staying on hold numerous times, beyond half an hour. From the experience I had with Ocwen for the past 12 years, PHH I can truly say, without a doubt your customer service sucks. This is no way to treat a new customer. Hopefully this is not the start of more to come. I also went to your website to try and create an account in order to pay my mortgage, that as well was unsuccessful. I will try again tomorrow, hopefully I’ll have a much better outcome.

Kenneth, we sincerely apologize for the issues you have experienced. Your information has been forwarded to our Ombudsman team so they can contact you and offer assistance.

My credit report says my Ocwen loan has been closed. Called Ocwen, transferred to PHH, PHH said could not help me or talk to me and to call Aldridge Pite, after 4 phone calls to AP, they said I was not in their records. I called PHH again and she said I had to write to reaffirmation@familymortgage.com about my bankruptcy. Ocwen WAS NOT IN MY BK, SO WHY ALL THIS FUSS. The email to reaffirmation@familymortgage.com came back as 'undeliverable'... I am now on hold with PHH again. I am stressed out to the max.

Ocwen to PHH. Got a letter yesterday Ocwen transferred to PHH on April 1, 2019, make payments there now. Letter dated April 8. Received on April 13. Called to set up payment. Can't get an answer. Payment is due - no way to make the payment. Ocwen and PHH merge - you would think a seamless transition. NOOOO.

My account was transferred from Ocwen to PHH this year. Since then, I have been unable to access account details, update outdated contact information in my portal, and am unable to receive answers when I call. I received a letter from PHH about an unpaid debt, even though my account was current with Ocwen when it was transferred. PHH Mortgage mistreats its customers and I will be reporting them for unfair practices.

There was a mixup between my homeowners insurance company and PHH, so PHH purchased and billed me for an additional homeowners policy, costing five times as much. After supplying PHH with proof of paid insurance, they continued threatening me with foreclosure. I spent dozens of hours trying to reach someone who could actually resolve this for me and at one point I finally spoke to someone who made promises, look into it and call back, and gave me his phone #. When I didn’t hear from him and I called the number it was not a working number.
The same thing happened with another person at the company who I was able to reach only after being transferred around 15 times, being on hold, and literally spending several entire afternoons trying to resolve this. It seems that if and when you finally get an actual person in the United States to talk to you, they will promise you anything but not do anything for you. And will also give you a fake phone number so you cannot follow up, but rather have to start the process all over again starting with someone in the Philippines who has no idea what you’re talking about.

Anita, we apologize for your experience with PHH, and we would like to look into this. Please send a private message with your property address and contact number, so one of our Ombudsman team members can review your account and follow up with you. Thank you.

PHH misapplied payments resulting in late notice and assessed fee. It took 3 months to get them to apply the payments correctly and remove the late fee. After this we refinanced. Three years later I discover that they never filed a Lien Release with the county. They are still holding a lien for a loan that has been paid in full and now I am having to deal with their horrid customer service again. At least a loan shark will stop breaking bones once you pay them back.

In 2004 I purchased my first home, I made every payment on time including escrows for taxes and insurance. In 2009, after 5 years I was able to remove the required escrow account and pay my taxes and Insurance when due on my own. In 2012, my original servicer GMAC was in bankruptcy and Ocwen took over the servicing of my mortgage payments and account. I was not to change anything according to Ocwen's notice of servicing takeover and to continue paying as always, same account number and payments were made in the same manner for the same amount from the same bank account (my bank's bill pay). My mortgage was sent EVERY month like clockwork.
I always made sure the payment was sent and deducted from my checking account, then one day I received a call that I was delinquent! I WAS IN SHOCK. This had to be a mistake but no. They informed me not only was I delinquent but in DEFAULT! After, 9 years and 108 months of on time payments Ocwen could not tell me why just that I owed for 5 months. I was mortified that they would require all of the payments and late fees and inspection fees in order to STOP going into FORECLOSURE!!! Even though my payments were made each month and in full come to find out they were only applying a partial amount to my payment and the other to an escrow account. THAT DID NOT EXIST!
My perfect pay history of nearly 10 YEARS and credit destroyed. I was forced to pay whatever amount they claimed in addition to all the payments I had already paid in order to save my home!! They claimed I was in default but eventually admitted that yes I had made the payments but only a partial amount of the payments had been applied to my account and the other was being misappropriated and being sent to a non-existent escrow account for taxes and insurance. Which again I paid myself every year!! After being harassed to no end and even providing proof of payment multiple attempts to resolve the issue passed around to different dept nothing happened and in fear of losing my home I relented and paid the 1542.00 including all the fees inspection fees, late fees, etc. In certified funds which I have never recovered.
Also THEY HAVE SEVERAL TIMES FORCE PLACED INSURANCE ON ME WHEN I HAD ADEQUATE INSURANCE IN PLACE! I have since received the payment and transaction history of the months in question showing the payments and the disbursements and it is clearly a violation of RESPA. They also now require escrows with excessive reserves increasing my payments many hundreds of dollars a month. My taxes are 1885 per year. But the escrow requirement is 230 per month that is over 2760.00 per yr. This is by far the most incompetent bogus company and BEWARE OF OCWEN LOAN SERVICING, LLC.!!!!

Michele, we take customer feedback very seriously, and we appreciate the opportunity to address your concerns. Even though one of our representatives is reviewing your escrow analysis information, our Ombudsman team has also been engaged to review your account in detail and will contact you to discuss further. Their service is beyond pathetic, infuriating and useless. Just trying to download documents for tax purposes is enough to drive you mad. All too familiar nightmare. I had a question about my escrow account and after three calls to an overseas call center I still did not have an answer. When I finally managed to access their terrible website, I discovered the payment information was inaccurate and did not reflect payments to the previous mortgage servicing company. I had the pleasure of speaking to yet a fourth person who of course did not help me. I was told I could pay $10 to get the information I wanted. (A three month history). Hey, I have an idea. How about giving consumers the right to choose companies to service their mortgages? Because the only reason anyone would deal with this company is because they have to.

I feel customer service professionals get a bad rap in general. I used to work in the service industry, so I empathize. Sometimes recurring negative interactions with customers can dull the desire to help. As the old saying goes, you get more bees with honey. I have never felt that tension with PHH. Everyone whom I have spoken with has been friendly and answered all my questions patiently. The fact that PHH has asked me to complete a survey after a call AND they followed up, is further proof of their processes to maintain or improve quality customer service. My loan was transferred to PHH from Ocwen effective 2/1/19. I received communication from Lance via mail that he was my case manager. I contacted him on 3/8/19 (he acknowledged being a PHH employee) to find out why two of my payments had been sent back to my bank and he informed me that my account was more than 90 days past due (which I had received no previous communication about) and that I had until the end of March to pay a certain amount to avoid further collection. By this time, since my payments had been sent back, my account was steadily accumulating past due fees. I submitted full payment to them in March 27th which will bring my account completely current including all late fees, and received a letter in the mail on the same day telling me my account has been sent to an attorney to begin the foreclosure process.
I have contacted them twice since to find out why I was told I had until the end of the month to make a partial payment and to find out wear they'd done to my full payment. The representative (Karen) told me she did not know the answer to this, and could see the notes left by Lance on 3/8. Since she could not tell me wear happened to my money, she said she woke gave a supervisor call me back that day or the next. I received no call at all. I called back only to be told that I needed to speak to a supervisor, but that there was none available.
As a result, I spoke to a senior representative who informed me that Lance does NOT work for PHH, but for Ocwen and that he had no authority to tell me I had until the end of the month to make a payment to avoid further action. She also told me that my full amount paid in 3/27 was being held in a suspense account since they could no longer accept payment. Currently, not one person has told me the same information as the next, and I now have to wait at least 7-10 days for a reinstatement quote. Unfortunately for me, there is no recourse through them pertaining to their own miscommunication practices. It appears to me that this is done intentionally to confuse and misdirect the consumer.

Marcia, we take all feedback seriously, and we apologize for your experience. Your information has been sent to our Ombudsman team so they can review your account and follow up with you.

I had to refinance to get my ex wife's name off the loan, I thought it would be a simpler process to stay with PHH, but it turn into a nightmare. They first asked for the typical records you'd expect, W2's, pay stubs, divorce settlement/decree and a few months of financial records. After that, I heard nothing for weeks and could not get them to return calls.
When I finally got in through with them, they needed more information on some "Large" bank transactions. All but one were payroll deposits, for some reason they questioned the payroll deposits, even though they had my pay stubs and W2. The other transaction was a deposit from a car I sold for $4000. I gave them a copy of the bill of sale (handwritten and signed) and a copy of the notary receipt showing the VIN and what the buy paid for the car to figure what taxes he owed. That was not good enough, they would not accept a handwritten receipt. I'm sorry, I am not a car dealer, just a guy who sold his old car. My refinance was denied (funny because I already have a loan with them, I only want my ex wife's name off it.
The original loan was approved 10 years ago, never missed a payment and my credit score was 801. The new loan was for 89K and the appraisal was 220K. No other loans at all, 10 years at the same employer making over 100K/year. I don't even have any credit card debt or auto loans. I make a lot less money and had a lot more debt when I got the original loan 10 years ago. But they determined me as too risky now. My opinion is that interest rates were much lower than they were 10 years ago and they simply did not want to refinance me at current rates (from 5.875 to 4.125%).
I finally gave up and went to USAA for a mortgage and I was approved in less than a month. No hassles, 2 weeks after approval, everything was finalized and I closed, but PHH decided to give me 1 last problem, which was getting my escrow back, I had $3700 in escrow and was told that it would be refund in 7-10 days. I waited 15 business days and it took them 3 days to respond, but they told me $1000 was sent because they did an "Escrow analysis" and I was due a refund. I tried calling them, but after 1/2 hour on hold, I tried emailing again. Several days to respond and they told the the remained will be sent in 7-10 days. After 3 weeks, I got the $1000 check, but still no word on the remaining.
When I finally spoke to someone, they told me that the escrow is correct, they cannot refund anything at this time, the escrow analysis shows that it's correct. I told here the loan was paid in full over a month ago, the escrow account needs to be closed and refunded to me. Well that can take up to 30 days (which should have been 30 days from when the loan was paid in full). After several more calls, it went from 7-10 days, to 15 days, to up to 30 days. 2 1/2 months after my loan was paid, I finally got the remaining $2700. I will never deal with PHH again.

Joseph, PHH takes all feedback very seriously, and we are sorry for your experience and that we were not able to assist you with a refinance.

My loan was recently sold from Ocwen to this mortgage company February 16, 2019. I called their sales department to simply refinance my loan for better rate to lower my payment. The simple question was "what are your rates today? I want a lower interest rate to lower my monthly payment and do not pull my credit as of yet". Steven (LO) used a chart stating $640 would be my monthly payment so I said "what are you basing these numbers off of". He could not tell me still the rate so I said is it based on just P/I or is the HOI and taxes included. He says yes and "your closing cost would be $3k to $5k" so I said "I never heard of that for a simple refinance. This must be you charging me for the lower rate", he says "it's your origination fee and county fees" so I'm like really never heard of that. Even when I refinanced in 2012 it did not cost me that especially with a small loan amount. Besides I have every right to use my own title company.
I Said this doesn't make sense. I had to ask him again was he a LO he said yes. This gets good. He said "let me put you on hold so you can calm down", are you kidding me. So at this point I'm frustrated because you work at this company and don't know what the market place rates are. Just because I'm asking all these questions you rudely put me on hold. A family member was sitting in the living room shaking her head in disbelief. Heard the whole conversation since I had him on loud speaker of what I experience. I just wanted to share this with anyone since this company have inexperienced people working here. What a nightmare!

Customer since 2005, I have only been late 1x while overseas on a military deployment, it was an issue w/ my bank's auto-pay. Months ago I started receiving calls/letters saying I missed a payment. Not one person that I spoke to was able to say which month I had "not paid". During over 20 calls to customer service, being transferred over & over, being repeatedly "disconnected", and waiting on hold for 40-50 minutes (I saved screenshots of the hold time on my cell to prove it), I offered to send a transcript from my bank with all the auto-pay deductions for the past year. I was told "don't bother. Just send us a payment."
Consequently, they sent me an escrow refund check for 642.00. After that I suddenly had the difference between my mortgage payment & the 642.00 in a suspense account. It seems that they took part of my mortgage, put it in a suspense account and sent me the rest! No one I talk to will admit this. The worst part is they have reported me to the credit bureaus saying I'm not paying my mortgage and my 820 credit score, I worked so hard to achieve is now a 740. Our offices have been helping a client that migrated from OCWEN Loan Servicing to PHH Mortgage, their acquisition or subservicer, on or about March 1, 2019. We have called their offices multiple times seeking their Third Party Authorization, only for them to claim it can not be mailed out to our offices and when our home owner has asked for the document they were met with many promises to provide the documents but nothing has been received. We have gone so far as to call their Trustee Attorney for assistance and nothing has been provided and the Attorney claims that PHH has not responded to their escalated request as well.
We are at a loss as to why a Mortgage Application and a third party authorization would be restricted documents from the public. And for them not to respond to their own Trustee Attorney is something we have advised our home owner to explain to the Court when they meet for mediation on or about March 29, 2019. The website is usually inaccessible, and is less than helpful when you can actually sign on. Calling the customer service number results in a round of listening to many options and never figuring out how to actually talk to someone. The contractors have also attempted contact to no avail. I WANT my house repaired. We have a tarped roof, numerous blow out Windows, a front porch that is half ripped off and no access to the money paid by the insurance company to fix it.

This is what was offered to me by the relationship Manager on my requested loan modification. Short Sale - A short sale is when a homeowner sells his or her property for less than the amount owed on their mortgage. In other words, the seller is "short" the cash needed to fully repay the mortgage lender. Typically, the bank or lender agrees to a short sale in order to recoup a portion of the mortgage loan owed to them.
Deed-in-lieu of Foreclosure - A deed in lieu of foreclosure is a deed instrument in which a mortgagor (i.e. the borrower) conveys all interest in a real property to the mortgagee (i.e. the lender) to satisfy a loan that is in default and avoid foreclosure proceedings. The problem with the two offers is that by Ocwen’s own numbers I have more than $110,000 in equity in the house. What an insulting program that Ocwen is running with the so called “Loan Modification Program” for people looking to not fall behind in their mortgage.

Don, Ocwen takes all feedback seriously, and we apologize for your experience. I did see that you have been in contact with someone in our Ombudsman group, and I have forwarded this additional feedback to them.

On March 11th we rec'd notification that our homeowners insurance was cancelled due to non payment. The funds are in escrow with PHH. On 3/11 we contacted PHH and after several transfers was finally told the payment would be processed within 24 hours and overnighted to the insurance company, the cust. service rep could not tell us why the payment had not been made. We called back on 3/12 to confirm that the payment was processed and to receive a check number that we could provide to the insurance company.
We were told the check was not yet processed, but the customer service rep (Michael) stated he contacted the insurance company and confirmed to the insurance company that payment was being processed. He also confirmed that the check would be processed within 24 hours and overnighted to the insurance company. He spoke with Molly at the insurance company who confirmed we would have no lapse in coverage once the payment was received that week from PHH.
On 3/25 we rec'd a second notice from insurance company that our insurance premium had not yet been paid. After being on hold for over 30 minutes, cust service rep, Kerry, confirmed check had been mailed to insurance company on 3/22. Apparently it took ten days to mail a check. He could not tell me whether the check was overnighted as I was told it would be. However, as of 3/25, the insurance company had not yet rec'd the payment. On 3/12, I had also spoke with James in the Escrow department; I requested that we begin to pay our own taxes and insurance. James told me I would receive documents in the mail in 3 to 5 days to complete and return with our request. To date, we have not yet rec'd the requested forms.
Today, I have spent over two hours on hold (I am still on hold as I am writing this) and have spoken with three different customer service reps, trying to received documents so PHH is no longer responsible for paying our taxes and insurance. We still have received no explanation as to why the payment was not made on time, why it took ten days to process and forward a check for payment to the insurance company, and why we cannot receive paperwork to remove the escrow account from PHH. As a follow up, I am still on hold and waiting for a customer service rep. I was told I need to speak with the "collections team". Not sure what that is or what it has to do with the escrow and/or insurance department. I am hoping that someone can help us resolve this issue.

First off my loan was sold off to PHH from Ocwen with a half month's payment in a suspense account. We mailed in our payment for March but they returned it. When we called I got a call center in the Philippines and the lady was having troubles understanding us. Today when we called we were told that it was sent back because the payment did not cover the full amount to pay the past due. When asked what the past due was. I was quoted to be 2254 dollars (which they state is five months behind). To correct them I am only only 4.5 months behind and if they would have take the last payment I would only be 3.5 months behind. With me being a government employee who was required to work and not get paid for the six weeks made things worse.
Luckily enough I am selling that home and will be closing on it on the 22nd of April So PHH can suck my big toe. Also can you tell me what is the Ombudsman team and what is it that they do. Since your company has a history of screwing people out of their homes how is it that your company is able to function still. Oh yeah that is right. Ocwen bought you out. I’m having the same issues as others on here. I’ve been trying to contact my “relationship manager” for two months off and on, emailed him two days ago, just got in touch finally today. He tells me he was just about to call me that he had received my email, yeah right! I’ve called so many times I’ve memorized the number and his extension (**), told they’re unavailable every time, and instead of it connecting to someone else in that department it disconnects. You would think him answering would be a good thing, no. He tells me I’m late and my repayment plan has been canceled and now I’m months behind.
I firstly didn’t know Ocwen was selling loans to PHH until I started getting letters and notices saying I was late from PHH. I do what the paperwork says and access the mortgage questions website to make my first payment, won’t let me. Call and call and no one can seem to help, they all say conflicting things coming to my repayment plan with Ocwen and basically put the blame on me and want me to try for a loan modification. This company and its employees are a joke. I’ve spent hours on hold and on the phone trying to pay multiple times and keep getting told that since I haven’t made a payment I am now behind and my only option is to do a loan modification with them. Unorganized, unprofessional, sad.

I explained I did understand and I would set my bank to pay on PHH on the last working day of March for the April 2019 payment and I would continue to pay Ocwen on the large account until I received notice of the transfer of that account to PHH. I was contacted by someone who clearly did not know the process and attempted to get me to refinance with nearly $11,000 in closing costs which I quickly realized was insane. I aborted the process with PHH all together and moved on to my local credit union. During the credit union process for the loan, they needed my PHH Mortgage statement. Simple request? Not at PHH!
I called at least 3 times and was clearly in the hands of some 3rd party out of the country customer service person who could barely speak English. I asked for one thing, a copy of my current mortgage statement. I was told that they could not provide it, had no access to my account, it couldn't be emailed to me, and that I needed to accept a gift card of $25 to get my mortgage statement. I still am in need of the mortgage statement and have been advised to contact the NJ Consumer Affairs dept and BBB, which I have done. However, when we contacted OCWEN, they stated they cannot speak to us due to the ongoing bankruptcy. Our bankruptcy has been discharged. They were also told by our trustee that we would owe for the February payment, so we paid it. However, they have credited it to the January payment. They state they are reconciling the account, and have been since January and claim they will not finish the process until March 31st.
So, we do not want to be late on our payments, but cannot make the March payment until they post the post arrearages to our account that makes us current through February. They state that they inadvertently forgot to charge us the variable rate for one year which put our trustee's payments a month behind even though their attorney verified the mortgage payments were paid through February. I sent a greater amount than that quoted on my reinstatement statement dated 1/17 plus I called and verified the amount with Relationship manager "Naveem" - Ocwen let me down and did not process or credit my account prior to transferring my loan to PHH - I'm not certain why but PHH returned my cashiers check 2/18 stating it was non sufficient. I immediately called PHH and was told it was because the cashiers check was $41 dollars deficient- which I believe was caused by a $50 fee imposed as a "return check fee" for the cashiers check returned to me on 2/18.
If Ocwen would have processed my reinstatement payment on the date it was received instead of passing along to PHH. I would not be 19 days from auction and scrambling to reinstate because the $41 dollar deficiency quoted to me on 2/19 has now become a $1600-2000 deficiency depending on which contradictory figure I follow PHH's or the attorney's...The foreclosure should have stopped with Ocean or restarted with PHH or at least the auction date extended due to the loan transfer... it's not fair!!

Updated on 04/07/2019: Needless to say after making this review, here we are April 7, 2019, and still have had no resolution. March 2, we thought we had it all resolved, but lo and behold, when we go to make our April payment...we can't. The website says we have no account with them again. We are right back where we started from. I have never had so much frustration on trying to pay a bill before. This month, we had NO BILL. No snail mail bill or email bill and when we get on the website it says we have no account. This is insane. So now we need to spend hours on the phone correcting this issue AGAIN. We do not have time to do this every month. This company needs to get their stuff together. They expect us to!
Original Review: I found out a week before the mortgage was due that it had been transferred over to PHH Mortgage. I waited for them to contact me with info on how to pay my mortgage, but nothing. I had to call my old mortgage company to give me the info to contact them. I contact them (was on hold for 30 minutes) and nothing can be done for a week because the system would be down for a week. So I waited the week and called again (on hold for 30 minutes), had trouble with the website, but told me I could make a payment on the phone for $17.50 or wait 24 hours and the problem could be solved.
To make a LONG story short, I have spent 3 weeks and a total of 6 hours on hold and still have not been able to pay my mortgage. I have asked to speak to a manager, put on hold and then told me they will call me back, never got that call. I have emailed them, no response. I have finally got my February mortgage paid after many hours of stress and frustration. I just received my March bill on March 1, that is due on March 1. I will be mailing a check and paying it the old fashioned way because I do not have the time in my life to keep calling and waiting on hold to settle this online issue. I have had a mortgage for over 20 years with 3 company changes. All of those changes were with a 3 month notice and a smooth transition. This was utter chaos.

First off let me tell you how I wasn’t aware of my mortgage transferring over to a new one. Then I started receiving letters of being behind on my mortgage from PHH and once I tried to call I was never able to get anyone on the phone and the line was disconnected. I called again the next day and was able to actually talk to somebody on the phone and I was able to make a payment and my account was up-to-date. I go online and register my account to only find out that I still owe two months.
Now we are getting letters stating that we are falling behind they are going to possibly look into other ways to help, but the truth is we are not behind their system has it wrong and all morning I’ve been calling and still unable to get a hold of anybody. After a few minutes the call says, "Sorry. There has been an error," and disconnects. I have never ever had any problems with getting a hold of Ocwen and paying my bill. This is a disgrace and unprofessional company who lack the proper tools and education to properly help their customers with their mortgage. Why would Ocwen think it was beneficial to any party.

I thought I was the only one that was having trouble with this Mickey Mouse mortgage company. I'm an Ocwen customer and still haven't received a statement from PHH. I call to make a payment over the phone over a week ago, I called yesterday to see if the payment went through and they said yes but nothing has been withdrawn from the account. I called today and they told me that nothing was processed and there is no record of a payment. I asked me make the payment again and they told me they can't do a partial payment, when I asked if I can schedule a payment they said I would have to call back. I wouldn't mind calling back but I'm usually on hold for no less than 20 minutes. I had this mortgage company, they make Ocwen look good.

I am a paralegal for a real estate law firm. Part of my job is to work with the lenders on behalf of my clients, but in all my years I have never dealt with a worse company than PHH Mortgage. The lack of efficiency is staggering. They refused to accept a client authorization from my office via fax and would only accept their own form and it had to be a mailed original. I spent no less than 20 minutes on hold each and every time I called and even after they received the authorization, I was told they would not release any information over the phone and I had to wait 7-10 days for them to MAIL it to me!! For a bank to refuse using fax or email in this day and age is absurd, and to refuse a formal attorney letter is a slap in the face.
It took my office over 3 months to get PHH to produce the original stock certificate and proprietary lease for my clients closing and it cost my client thousands in additional monies because of PHH's antiquated and arduous policies. I have dealt with almost every other large bank and I can attest to the fact that this process would normally take no more than 4 weeks!! PHH Mortgage is by far the absolute worst lender I have ever dealt with.

We were transferred to PHH from Huron Valley Financial and are still in the midst of an unbelievably messy transition period, in which we are expected to do loads of unpaid work. First, we were given about 2 days' notice that we were being transferred - not enough time to ensure on-time payment on the first of the month. (They couldn't possibly have started the transfer period with a few weeks' lag time.) We called HVF to find out if this was a scam - that's just how unofficial every single bit of paperwork has been - and I'm still not convinced we're not being scammed. No one knew whether our regular automatic payment was going to go out on February 1 - neither HVF nor PHH knew - we were told to simply wait. It didn't.
PHH's website is mortgagequestions.com, which doesn't exactly inspire confidence. Why is the name not phhmortgage.com? Or something else professional-sounding? The site itself is easy enough to use, but we're not allowed to make a one-time payment without forking over $7.50, and while it was easy enough to set up direct deposit, our February payment STILL hasn't been taken. We have yet to receive a payment slip and envelope to make a payment by check, and the multiple addresses they've given us would make it easy to send a check to the wrong office. I finally got through to someone on the phone and she gave me the correct address.
And today, we received a rather threatening-sounding letter saying "Our records show that your hazard insurance for the above referenced property expired, and we do not have evidence that you have obtained new coverage. Because hazard insurance is required on your property, we plan to buy insurance for your property You must pay us for any period during which the insurance we buy is in effect but you do not have insurance."
We do indeed have insurance, and it's (to our knowledge) paid up and up to date. Clearly HVF either didn't manage to tell PHH we had a new insurance provider, or PHH didn't bother to register our insurance properly. And the website for uploading our details? Not PHH's web site, but you guessed it - another corny-sounding website: mycoverageinfo.com. The other options are to fax our documents (does anyone have fax machines anymore?) or send them via snail mail. No ability to email the documents in. No way to upload them directly and link them to our account. Even if it's all legitimate, everything is so scattershot that I can't imagine they'll be organized enough to ensure our insurance company is paid.
We will be seeing whether we can make the payments directly from now on, because I simply don't trust PHH at this point. I would never choose this company to start with and am incredibly angry that HVF has clearly thrown us to the wolves. I wouldn't recommend either company to anyone at this point, and am going to talk to my banker about refinancing options - because this is ridiculous.

I've been with PHH for almost 4 years. It's a pity that zero star is not an option here. They missed my first property tax payment, which should have been a warning, but I was naive. This year I changed my insurance company. I gave PHH more than one month to get it right, emailed and called twice to make sure that they got the paperwork. Now fast-forwarding to this week, I received their message that the payment was sent... to my old insurance company. I emailed them right away in the night. Guess what? NO ONE ever got back to me. So three days later, I called them. Of course, if I did not find out by my own diligence, this fatal mistake would just get buried somewhere until something really goes wrong.
The excuse I got from them is "declaration page is not received." Well, my insurance company faxed that one month ago and gave me an email notice for the record. Now I have to wait for my old insurance company to clear the check and send money back to PHH. In the meantime, I will be stuck with an unpaid insurance policy for god knows how long.
And of course they cannot just cancel the escrow and let me handle these payments. Their escrow department will have to review it and takes two weeks for them to decide based on whatever criteria they would say. Now I am eager to see what they will say and how much escrow waiver fee they would charge. I mean, I do not want to blame customer service people. They are actually nice and patient, but a messed up company cannot expect their powerless customer service to fix this company's incompetence. Considering that PHH is handling so many families' life-savings, I just cannot imagine how many people's lives have already been screwed up by them. Not to mention, now they are even bigger after a merge and the same CEO would just take over the reins.

Enrolled was easy and done online without hassle of sending blank checks and applications. PPH is a different story. First, their website is confusing, conflicting information provides two different addresses where direct deposit for Flex pay should be mailed. I called today, still they have not received my application that I have mailed a week and a half ago, and just today they mailed it another application that requires me to send them another blank check??? I called on February 11th for a correct address and again I was asked today if I've mailed it to the right place. I don't mind changes, but when they are so not customer friendly with a hassle of setting a direct debit withdrawal then I feel like others, can't trust this company.

Like many others, I did not have a choice in having my mortgage transferred to this company. The entire transition process was a joke. Multiple letters giving contradictory information. No way to make a payment until after February 12th. Made a payment using my bank online bill pay because they don't allow you to pay your bill online with them without paying an additional fee unless you allow them to automatically debit payment from your bank account. No way I would ever trust this company to do that based on experience so far.
Received a call this morning from someone that I could barely understand and was clearly reading from a script and unable to adjust their responses based on my request. From what I could understand, I think they received my payment but haven't posted it yet and indicated that they were "calling to collect on a debt". If you have received my payment, why do I have a debt?
After several minutes of frustrating attempts to understand what this person wanted, I asked to speak to a supervisor. After a long hold, the individual came back and said a supervisor was not available (big shock, I'm sure many others like me had requested this), and that I could call back later to try to talk to a supervisor. No thanks, the only call I am making is to my local bank to discuss refinancing so that I can get away from this company.

I listen to the same 5 riffs of an electronic jam on a loop for an hour. Somebody in another country answers. I explain that I can't get on to the site to transfer my account information. They have me enter my info. An Internal Error message pops up.
The person on the line says they are going to transfer me to the web department. They put me on hold. I listen to the same jam again for an hour. Finally someone answers and I repeat the entire spiel. They give me a new password to enter which also doesn't work. And then... Before we ever get to the next step we get disconnected and I have to call back and start again with step one. This has happened 5 times today. I absolutely HATE this company already! We have one question about payment options - so far I've gotten one person who couldn't answer and the 3 people today that said I was breaking up.
We like to pay what we want to pay when we pay it (keep credit on Comcast, DTE energy, etc). The PHH web page says you can have payment auto deducted (which we hate) or make a one time payment for a "small fee". The web page says the "small fee" is $7.50. Highway robbery. Greed. Just greed. $90/year to PAY online. I'll have to get back on the phone when I have a couple of hours to spare and get an address - I'll spend money on stamps and mail a check. The loan modification process is about a 4-5 month process from request to receipt of final documents. In 3 different phone conversations I was given an estimated interest-free balloon payment amount of 41k on a $101K unpaid principle balance. I would pay an estimated 4.875% on the remaining balance which would permanently lower my current (ARM) interest rate, and also my monthly payments. It was dream come true!
Upon receipt of the final documents I find the balloon payment amount is $89,333.83. I only owe $101K. I thought it must be an error. I called and spoke with a rep who informed me that I should never have been given and estimate in the first place. I was given another appointment date to speak with my my relationship manager AND the phone number to the loan refinance department. I am 66 years old and retired. The loan modification was an opportunity to retain loyalty to Ocwen and keep my original loan maturation date. We, like many others in Florida, fell on hard times in 2006, and continued to struggle financially for several years. We were both realtors at the time, and as the housing market collapsed, so did our incomes. We quickly fell behind on our mortgage, and our mortgage itself went through the hands of 5 banks/service companies, which made coming up with a solution to our troubles even worse. We hired a lawyer and agreed to go mediation with one of the banks. We put together the paperwork necessary for compliance with the bank’s guidelines, but were denied a settlement and were given no basis for their decision. Our lawyer said he had never seen such a lack of effort on the banks part, and he was convinced the bank had no real interest in offering settlements.
Fortunately for us our mortgage was passed on to Ocwen, who holds our mortgage now. From the beginning, they were responsive and helpful, giving us a real sense they wanted to work something out, that they wanted to keep us in our home. It took some time, but Ocwen offered us a realistic solution, and I’m very happy to say we went from several years of trials, lawyer fees and uncertainty to 4 straight years of on time mortgage payments. We have made improvements to the house over these last few years, the neighborhood has benefitted from our improvements, we are happy to be here, and we hope the bank is happy with our on time payments. It’s been a win win all around, and certainly could not have been done without a great partner like Ocwen. Their customer service is excellent, very clear and responsive, and we look forward to making many more on time payments in the years to come!

My husband & I have owned homes since 1983, so have dealt with various mortgage companies. Ocwen is by far the worst! Our mortgage was sold to them in April 2016, but the time since roughly Nov 18, 2018 till now Jan 14, 2019 (and still ongoing) has been the worst. Our insurance agent found us a new homeowners policy which saved us some money, as rates went up since we live in FL. This was done before the old policy was up for renewal and paid out of escrow. Ocwen acknowledged the receipt of the new policy information and paid the premium from our escrow. Our agent sent Ocwen a notice of cancellation for the old policy. Ocwen then went & PAID the full premium due on the old policy-also out of our escrow, a full 10 days after paying the new policy!
This of course threw our escrow into a major shortage amount, which we were not aware of until we received an escrow analysis in the mail wanting a shortage payment. Many phone calls, super high stress levels, condescending attitudes from Ocwen, of course returned payment from our old insurance company...you would think we would not have a shortage & our monthly payment would be near the same (our taxes even went down slightly), but no. Last call, we owe a shortage now because the last analysis was done in January...REALLY...they do not understand that it was done in Jan all due to their mistake in November! Watch your escrow!! We don't even know where to go now...they say WE have to write a letter to dispute. RIDICULOUS!

Kathleen, we sincerely apologize for your experience. We are forwarding your information to our Ombudsman team for a review of your escrow account, and they will contact you to discuss.

I sent in 3 months' worth of mortgage payments via money order all in separate envelopes, along with monthly payment coupon in December 2018. They were for my December 2018, January 2019 and February 2019 mortgage payments. I went online to make sure they had been received. December 28th I talked to two people in the Philippines and finally got a hold of a supervisor in the Philippines who assured me they just received them and not to worry. I didn't believe them and went ahead and overnighted my December payment so it would not go past 30 days and ding my credit. January 2nd 2019 I checked to see if they had posted my payments (a total of $9993.06).
I called a number in the States that was finally given to me from the Philippine supervisor and was hung up on 4 separate times, once I had given my loan number. I found a different number through Google and finally got a hold of a supervisor that stated on December 28th, they had sent back the money orders because they could not accept them all at once, even though they were mailed separately and my December 2018 payment was due. I asked her why she did not accept at least the December payment, which was now overdue, and her response was because they all came on the same day. I had direct deposit but since I ended it they would not allow me to make a payment over the phone nor online. I have not received the money orders back as of January 3, 2019 that total $9993.06. This does not make any sense and I am still missing $9993.06 in money orders made out to the mortgage company.

On 27 Nov 18 I had my bank ask what my mortgage payoff amount was. PHH Mortgage OVERSTATED the amount by $3700+ and amount given was paid by my bank. When I checked to see if the mortgage was paid off it showed that $3700+ dollars in an escrow account. I never had an escrow account. When I called PHH Mortgage they said my bank sent them an OVERPAYMENT, I repeat it was what amount PHH said they needed to pay off my mortgage. The first time I called they said I should get my money back in two weeks, then 14 business days. I called on 24 Dec and they said it was processed that day. It is now 31 Dec 18 and still no check. Quite a good deal keeping peoples "Overpayments" for over a month. Sort of a "free" loan wouldn't you say. Is there a regulatory agency out there to check PHH's books to see if this is an ongoing PHH practice? If it is one would think it would be illegal as well as unethical.

We applied for a loan modification after retiring from the military after 20 years. My benefits had not completely kicked in yet so my income was not the same. Mind you, I didn't chose Ocwen be my mortgage company. After receiving and returning paperwork just to get a call back claiming that something was not filled out, initialed or signed correctly, it takes nearly 2 years to get the modification completed. At that point my payments went up and I owed more on my house. After about 14 months of making these payments we decided to do another loan mod in hopes of better results and lower payments.
Shame on us, after about 9 months we get an offer for higher payment, the total amount of my house is now nearly $40 more than when I purchased it and somehow, by the time we signed the final packet I was late with the first payment and didn't know it. The modification team has no idea what the finance team is doing and vice versa. One would think that if a representative is assigned to you that they would know all of what is going on with your account. That is not the case here. These people work for the same company, working with the same customers but do not communicate between departments. Especially when your modification department tells the customers not to make any payments until the process is complete, but the finance department is ringing the phone off the hook for payments and sending negative remarks to the credit bureau. I think this needs to be investigated and not by Ocwen.

I was one of 54 thousand victims of the Camp Fire in California. I immediately received a check from my insurance company that had to be co-signed by me and PHH. When I contacted the company to learn how to forward the check and receive the refund balance, the immediate comment from the service rep was, "Did any celebrities lose their homes?" That began a 6 week journey to receive my refund that was painful, stressful and caused us to lose a second home that had accepted a bid from us so that we could become settled due to the unresponsiveness of PHH. I documented more than 20 conversations with the company. It began with a description of how I could receive my refund quickly.
I was to write a detailed letter (which I reviewed with the PHH rep), send the check, and enclose a self-addressed FEDEX envelope so that I could receive the refund immediately. Every conversation that I had required at least 8 key tabs on an automated phone system and up to 40 minutes to connect with a customer service rep. One conversation took 3 hours. After many conversations, I discovered I was speaking to people in Manilla. After that I discovered I was speaking to people in Ohio, New Jersey, Florida, and Texas, none of whom knew each other. Even though I was informed that I would receive the check immediately, I then began to be told that it would take 15 days, then 20 days, then 30 days (working days over the Christmas Holidays, which would actually be two months).
Eventually I demanded to speak to supervisors and only then did I receive a more believable response. I eventually received the check after 5 weeks, but in the interim, I not only lost my first home to a devastating fire that destroyed an entire city, but I also lost a second home that I could have moved into if the money would have arrived when promised. And on a smaller note, I lost the $50 for the self-addressed FEDEX envelope that I was told to send, the check was sent back to me via UPS and was a day later than was finally promised. Currently my wife and I are living in a hotel, and find it impossible to find housing in our community because of the ineptness of this terrible company.

Regular Principal Balance way too much also. Bought this place in June of 96 for 112K, put 17K down reducing my original mortgage to $95K. Been paying on it for 22 1/2 years and they still say I owe $88K Principal Balance and $72,513 Deferred Balance. I've asked them to either explain it or remove it. Been after them for 7 years + now and nothing has been done. Litton was the former servicer which I believe to be the root of the problem!!!

RUN! My loan was sold off from my bank within months of securing the loan. I had a credit rating of 819 and was surprised to see it sold off. I paid off a 30 year loan in six years. I had automatic payments set up monthly. I thought my final payment would be completed in October. I was surprised to discover that the company never took the final automatic payment. I never received any information via snail mail or email.
Had I not been following up for year end purposes, I would never have uncovered the fact that the final payment had not been made. I contacted customer service and to my dismay was informed that you have to request a final pay off option. A letter should have been sent to me informing me of this which I never received. In the hour long conversation I was informed that they could not make a final payment through my bank I had to get a cashier's check or a certified check or wire the funds. Through the painful exchange, the representative was setting up the necessary documentation for final payoff of the loan. She provided all the information and the amount of the cashier's check need to be in order to cover off the daily interest rate. I completed all of this and mailed the check that day.
Today I go back into the system to verify and sure enough they received the check on the 17th. Ironically my loan indicated it was not paid off. I had to contact customer service again and unbelievably, they applied my cashier's check to another of “my” accounts. REALLY?!? I only have ONE account!! Apparently they can set up a slush account for an individual and that is where my funds ended up. How convenient for them, free money and they can continue to charge interest on my loan. I was informed that I did not indicate that this was a final payoff request. The customer service rep that I initially spoke with conveniently “failed” to document that I called for a final payoff! Apparently PHH are accustom to clients just sending them money to hang onto! GET REAL!
Another 30 minutes of my day wasted and starting my day off completely aggravated, at least this representative seemed to get the process moving forward. That said, my loan will be paid off in 2 to 3 days from today... 5 days from which they have had my money!!! Why it takes them five days with a cashiers check to finally pay off my loan is beyond me other than to collect the pittance of interest on such a small amount. In addition it will take another seven days for them to actually generate the final payoff documentation that I requested. WATCH THEM LIKE A HAWK! They are INEPT!

Ocwen is not a company to be trusted they are dishonest and unethical. I have had 2 bad experiences with them. I needed help and applied for a modification, followed the requirements, sent the certified check and held my mortgage as I was instructed. To my surprise I almost went into foreclosure. Ocwen denied ever receiving my modification documents and wound up charging back charges, late fees etc. I provided all the proof all documents was sent as well as phone conversations and it did not make a difference to them, they do not care.
The second incident regards forced escrow. I have lived at current residence 18 years and have always paid my taxes. January 2018 I received my monthly statement and realized I was paying over 1000 more a month. I called Ocwen to inquire why the increase and I was told it was for escrow. What, why escrow? My taxes were paid and why was I not notified of this alleged delinquency? They didn’t have an answer. After 10 months of haggling with them they finally said, "You have a escrow balance, but we are going to force you to remain in escrow because you still owe 75% of your mortgage."
Note: They are shady and certainly not for the consumer, it seems they try to find ways for the homeowner to fail and not be able to meet their financial obligations. I get it, I know Ocwen has been sued and has had class action lawsuits, but to hurt innocent hard working consumers is heartless. I don’t know how Ocwen and its workers rest their heads at night. I will try as hard as I can to get out of this Company. They are horrible.

Despite my providing very accurate and proper documentation proving my case, Ocwen just disregarded the evidence. Having much higher monthly payments has caused a great deal of stress and extreme hardship for me and my family. I fell behind again - and now I am told that they cannot approve another modification because I am at my maximum amount of modifications allowed. This is totally wrong! We moved recently. When we received a forwarded statement by mail, I made an attempt to log on to the Ocwen website to update my mailing address. Since the account in question is a HELOC, we are being told that this cannot be done online. So we call. It takes a full 2 minutes on a computer-guided menu, receiving information that I am either aware of myself (as what my last month's payment was), or information that I am not interested in, until I finally talk to a representative. I am then being told that he cannot process my change of address request, and that I need to write a letter and mail that in.
So let's summarize: What is possible with any other bank, credit card company, or brokerage firm (namely to make address changes online), is not possible with Ocwen. I spend 15 minutes on the phone, then I would have to spend another 15 minutes to type up a letter, maybe another 1/2 hour to run to the post office, for the simple request of a change of mailing address? I told the Ocwen rep that this is not very customer-centric, and that I made an effort to let them know that we had moved, and that if they continue to mail statements to the old, invalid address, then so be it. This is a terrible way of doing business. You would think that what any other financial service company is capable of doing in the 21st century, should be possible with Ocwen as well. Wake up guys and focus on the customer!
