Ocwen cares about keeping customers in their home. There are 2 names on the mortgage and when I sent proof I was paying the mortgage alone, they worked with me to come up with the best modification possible. My interest rate dropped from 12 to 3.2.

Ocwen relationship manager never available. They got the paperwork in time for modification but now say they can't read it and now it's too late to modify loan. This caused a foreclosed on my house. I now am homeless. I got different answers every time I spoke to a different person. I thought I was good to go then boom. I'm not and out of chances. I lost my home. Thinking of getting a lawyer. They way I got treated and no calls or emails regarding the paperwork is grounds for a lawsuit. I'm now homeless. Not sure but think bank owned. I thought it was an horrible to just totally shut me out the lady 15 days nothing. No chance to look into option.

Ocwen, Is the worst servicing company out there, I have requested a copy of their guideline and have yet to get them. They are under a lawsuit from the CFS for the customer services conduct. They have been telling homeowners the wrong information, Misplacing mortgage payment with the system call REALServicing which they know is incorrect. This has cause owners payments to be applied then removed and then places a late fee. Just not a good company.

Kell, Ocwen takes all customer feedback very seriously and we apologize for your experience. This information has been assigned to our Ombudsman team and they will be contacting you to discuss further. Thank you.

In 2012 I was approved on a HAMP program that allowed my mortgage balance to be deferred over a period of 3 years if I did not default 3 full month payments at the end of any month. The interest rate is fixed for 30 years at 2%. I accepted offer and made all payments on time the first and second year and was given my adjustment of 38k on 8/7/14. During the 3rd year I missed a payment in June which I was gonna pay both in July. I was contacted by Ocwen in July and the person offered to put me on a repayment plan stating that I could simply pay extra for a short amount of time and catch up the payment that was missed, so instead of my payment being $459 it would be $540 a month which was a $91 difference and the plan would expire after 11 months and my payment would go back to the $449.
Originally I told the rep that I was on a modification already so I didn't qualify for this option, she then reassured me stating that this was Ocwen's program and that it would not interfere with the modification. The repayment plan required a down payment of $450 which was basically the amount of my current payment and I was told that I would skip a payment so giving them the $450 saved me a payment and I had just had my baby in June and was off on FMLA so I figured that this was a good option for me. I accepted. Skipping July payment and new repayment payment being due Sept 2014 in the amount of the $540. Now I make all of my payments on time BUT I keep receiving statements that show DIFFERENT AMOUNTS that need to be paid. Example on 7/17/14 stmt sent to me says payment 9/1/2014 amount due is $540.33
THEN I get another stmt on 7/29/2014 that says to pay $518.90 so I make the payment of $540.33 thinking that maybe the stmt was wrong. No big deal… THEN I get a stmt 9/23/2014 with payment 10/1/2014 due in the amount of $407.14 AND it shows the payment of $540.33 from the month prior as UNAPPLIED FUNDS on the stmt, weird but I continue to make the payment of $540.33 but I call my relationship manager and let them know that they are NOT billing me correctly and I need my bills to reflect the $540 payments. I don't get a call back from them to discuss further and AGAIN I get a stmt 10/13/14 STILL showing UNAPPLIED FUNDS OF $540.33 AND this stmt says amount due 11/1/2014 $295.38 so this time I make this exact payment...
11/11/2014 I get another stmt that shows UNAPPLIED FUNDS of the payment that I just made which was $295.38 AND it shows that a payment of $428.57 is now due 12/1/14 so ONCE AGAIN I pay this exact amount. After this payment is made I finally get a call back from the relationship manager and I tell him that he needs to fix this problem and start billing me correctly. 12/10/14 I finally get a CORRECT statement that shows payment due 1/1/15 for $540.33 AND STILL UNAPPLIED FUNDS OF last payment made of $482.57. Jan, Feb, and March I make my payments BUT March's payment was not paid until 3/31 which was still in that month, but I was struggling a little bit after having baby and not being able to return to work because of some health issues and being denied unemployment.
BUT I know that the payment MUST be made in the month due to avoid being reported to credit bureau as well and being 30 days late. So April’s stmt comes 4/4/2015 and it shows that I am due for a payment of $1080.66 but obviously I am not due for two payments cause I paid March so I assume that the stmt just hasn't reflected this payment yet. I proceed and make April’s payment still later in the month BUT in the month. Now stmts 5/1/15 comes and it shows AMOUNT DUE OF $1438.03 due 6/1/15... What is going on??? I start calling every dept within Ocwen to get this resolved. After FOREVER trying to get someone to help me I finally get a manager that researched my loan and tells me that the payment of $295 that was paid 11/10/14 WAS NEVER APPLIED AND WAS IN SUSPENSE.
She told me that while she was getting this corrected I needed to make a payment of $362.18 which I think maybe was the P&I not really sure where this number came from but I made the payment as directed 5/28/15. 5/29/15 statement comes and amount due 6/1/15 is $1562.79 AND UNAPPLIED FUNDS ARE GONE. 6/16/15 stmt comes and amount due for 7/1/2015 is $2031.72 WHAT!!!! PAYMENT DUE 7/1/2015. I make June Payment 6/30/15 in the amount once again of the $540.33. 7/1/2015 stmt comes and now it reflects amount due 8/1/15 for $1080.66 but I am not a payment behind so what is going on????? I made July payment on 7/30/15. OH AND STILL SHOWS UNAPPLIED FUNDS OF $540.33. 7/312015 stmt comes due for 8/1/2015 and amount due is $540.33. WOW IT’S ACTUALLY CORRECT. I made this payment 8/31/15 in the amount of $540.33. STILL UNAPPLIED FUNDS OF $540.33.
9/5 HERE’S THE BIG PROBLEM I went online to make payment and the system told me that I couldn't. So I call my relationship manager at OCWEN and I'm told that the system shows that I am behind in my payments and unless I PAY THE TOTAL DUE OF $2247.71 I would not be allowed to make a payment. What???? This is crazy so I am told from my relationship manager to reapply for a new repayment plan and this would fix the problem. Aggravated beyond belief I proceed and apply for the repayment plan. I am approved and the new payment would be $650 something. Huh. Why so much. My normal payments were only $459 and the repayment was only $540 so how could it be sooo much???
I paid a down payment of $900 and my new repayment plan was suppose to begin Jan 1st 2016, BUT when my papers came in the mail a few days later the payment was $859 so of course I'm not gonna proceed. This is not was told to me. I called the relationship manager again and said that I did not agree to those terms and he told me that he was not able to get me what was discussed because I needed to verify income. So I sent them VOE from my employer and everything else they asked me for and I patiently waited. Nothing was happening so after multiple calls to OCWEN I spoke was told that I should apply for a modification. So I did. I gathered all of the stuff needed and I applied. YEAAAA I WAS APPROVED. “So exciting to be done worrying about this mortgage,” I thought to myself UNTIL I noticed that the amount that I owed was no longer 25k it was 76k. WHAT!!! HOW??? WHY???
So again I begin to call everyone in the company to figure out why was my loan increased. I spoke with a few managers of different departments and it looked like the deferment of the 38k which I should have received based on my 2012 was not deferred and I was told that it was because I was late more than 90 days. NO WAY I was not and all I could think of was all of the drama that I had previously with these payments and that one payment that I was told was never applied of the $295 was this coming back to haunt me again? It was suggested to me that I get in touch with another department that had more power to make big decisions and thus began to speak with Matthew ** in the Ombudsman Department. I explained the situation to him and he told me that he needed time to review, this was in June of 2016.
After numerous emails and phone calls from myself to this department I finally spoke with Mr ** Nov 1st. He called me to say that everything was being corrected. That he was waiting on the exception team to give him the final docs so he could send them to me. Oh and also prior to this date on one of the occasions I called his office and spoke with someone whom told me that my home was pending foreclosure, pending his review. WHAT!!! I Had no clue and this was not possible if I was approved on a modification and never fell behind so this was one of the things that Mr ** told me on the phone also was that the foreclosure was stopped, not valid. I was sooo grateful for him fixing this for me. He said that I would hear back from him in a week or so. I waited, I waited and I waited.
Then I got an email from Mr ** that said that his research showed that the deferment was valid per the research and he mentioned some past due payments. I immediately replied letting him know that the research was not correct and he said that he would proceed to look into what I stated in my reply. Now I am waiting again. Then I called his office and spoke with someone who told me that he was still working on my case and that the foreclosure was on HOLD not canceled pending the research. I called Mr ** directly many times but he was never available then on another occasion I spoke with someone who told me that he closed my case. I sent more emails to Mr ** regarding this and continue to call and again spoke with someone else who told me that my case was not closed. It was still open and that Mr ** was working on it.
She told me that I did have a foreclosure on the account BUT it was on hold and not active. As I am calling and calling and sending emails I am at home receiving letters from the department letting me know that they are actively working on my case to give them more time. The last letter said that I would have an answer by Dec 1st 2016 so that day I called for status and was told that Mr ** was on vacation for a couple of weeks to call back. SO I called back on the 12th or 13th and was told that a very detailed email was sent to me from Mr ** on Dec 13th explaining his research and the steps needed to correct. I never got this email so I asked that it be resent. Again I wait and no email so I call back again and again and talk to a few more people who said that they would have him call me but no calls came, that the email would be resent but no emails came.
In Jan 2017 I spoke with someone who suggested while this was being worked on to apply for yet again another modification but I was confused because I already was approved on the one that was done in June or July of 2016. I simply didn't make the payments because the loan balance was wrong so I was under the impression that this one was still active until, but as she suggested I went ahead and applied again for a new modification. I sent the docs in about the 2nd week of the month and I got a letter a few days letter that I needed one more item to be sent which was my profit and loss stmt so I hurried up and filed my taxes in order to supply them with this because I was a new agent and didn't make enough to file these quarterly. I uploaded it to the Ocwen website on Jan 26th.
Now here's the doozie, on Jan 27th I have a letter taped to my door stating that the sheriff sale on my home is scheduled for Feb 23rd. I’M IN SHOCK. How can this happen. No Notice of Intent to Default, NO phone calls from Ocwen to tell me that my home was in Foreclosure because the office of the ombudsman is telling me that it was either cancelled and or placed on hold pending this investigation, also I was never 120 days late on this mortgage, and I was approved for the previous Modification in July once again pending this investigation so how could this be happening. Every call to Mr **, the Ombudsman Supervisor, is going to VM. I call the office again and speak with Denise explain EVERYTHING to her she tells me that she is going to speak with Mr ** and she or he will call me back. Fast Forward, I never heard back from Mr **, I left a voicemail with his boss and no return call to me.
Denise did finally call me back and I called her a couple of times BUT she was not able to help me. She said that she could not locate ANY NOTES from Mr ** about our conversation when he called me to say that everything was being corrected. She didn’t see that it was being researched anymore, she instead told me that my home was indeed in foreclosure status because of missed payments in 2014 almost 3 yrs prior, that the previous Modification that I was approved for had been cancelled because a payment was not made to keep it active therefore it could not protect me from the foreclosure, also she said that the deferment was correct because when I accepted Ocwen’s repayment plan, the down payment was not applied and I skipped a month’s payment so I was behind in payments which allowed Ocwen to deny giving me the Credit of the 44k that was suppose to be my 3rd loan modification deferment.
Instead they reapplied this to my loan adding 44k to my balance along with missed payments and foreclosure fees. Shock hardly describes how I was feeling for a year I had taken so much time from my days to fight with Ocwen over the phone, via email and I had to recall specific dates, times, etc and in the end they basically tell me that if I don't pay almost 15k I’m gonna lose my house and I had less than 30 days before the sheriff sale. I ended up having to borrow the funds from an agency that will force me to stay in my home for at least 5 years, my credit was affected by the foreclosure, and to top it all off, I am a Realtor and foreclosures lists are sent out to all agents in the local area and my name and address appeared on list for all of my co-workers to see, and one of them even asked me about it.
My career was affected by this, how do you sell a home to someone when they look at you like you can’t even keep yours. The stress alone was too much, depression is real and fighting for a home that you have lived in for 15 yrs is real. Ocwen ruined my life and my hopes to move out of state, because now I don’t have equity to sell and I can’t sell legally for 5 years.

Jenny, we sincerely apologize for your experience with Ocwen and have escalated this to a Senior Manager in our Ombudsman team for review.

When I closed the deal on my house I was with a mortgage company. When the first payment was due I got a letter saying that Ocwen was the one that would be serving my loan now. The first payment has increased considerably compared to what I was told that I would be paying. So I called them over the phone and I told them I didn't understand where the increase was coming from, I just bought the house. They apologized and put the mortgage back to what it was set up to be. In November of last year they have increased the mortgage, I called them. They told me that they run an analysis with the tax property and insurance increased that I would be paying that amount.
I asked the agent on the phone, "That would be it for the year 2018, right? That would be my mortgage with a large increase." She said, "Yes until next year November." Guess what? We are in February. I got hit with another increase on the mortgage again. I spoke to them and they have said the same thing, "We promised until December there would not be any more increase on your mortgage." Does somebody know a little bit more about that? Is it the way it is supposed to be. Do you get two increases in your mortgage in one year? Please help. Is Ocwen a company to trust? But now it is saying we are in foreclosure with the other company and it's affecting our credit. When asked where our money is and documentation for what they have been doing with our money we get the runaround and asked for more money for fees and other issues that they didn't tell us up front. I called three times to find out why they had not sent a lien release to my county clerk. They said they did. The clerk said they did not receive. Twice I asked for PHH to send me a copy of the lien release, which by law they are supposed to provide me. I wrote a letter asking for a copy of it. It has been over a month and I have not heard a word from PHH and the loan still appears on my credit report. I am trying to do a reverse mortgage, but cannot due to the PHH mortgage still appearing on my credit report.

PHH has caused more stress and trauma than losing my home, job and town due to Hurricane Harvey, I was given 3 month deferred payments Sept-Dec 1. Told I qualified for up to 12 months. On Dec 1 asked for 3 more months only. I was given “homework that never satisfied them.“ Ex: Need second page of bank statements even though it was blank etc. This was 2-3 calls weekly and everyone would give me different info. My case manager was always condescending and made me cry. I was sent a notice that all paperwork etc was due by 2/4/2018.
On 1/19/2018 I called to report I found a cash buyer. I was informed my loan was sent to foreclosure law office on 1/18/2018. My notice of “intent to foreclose" was mailed on 1/19/2018 and received by me on 1/24/2018. Legally I was still in deferment. After many calls (trying to get info is like extracting teeth) I called the law office and told to call mortgage back and ask for reinstatement payoff. Told yes, then no, maybe, then no as I was driving to wire money to them. I called law office back and thankfully the paralegal was able to pull strings, got my reinstatement payoff. I ended up with 400$ atty fees even though they had it for less than 24 hours.
PHH then said foreclosure will be lifted in 7 days, next call it would take 37 days etc. This misinformation was ongoing and no one could tell me why no one knew what was being said even though they were “writing own all the information given” to me. That was a joke. I begged for someone to expedite as the closing date was in one week. I asked for a supervisor, he told me nothing could be done even though I was reinstated, had a cash buyer and could pay off mortgage. In two hours I received a call that foreclosure was lifted and title company could obtain payoff. Long story but I will never get over the treatment and blatant lies from this crooked company. This company bought my loan without my knowledge and I’ll never ever use or recommend them. Incompetent is understatement.

I had a problem when my daughter lost her job and had to move in with me, thus, decreasing my income to help them. When I talked with someone in customer service, they were able to lower my mortgage by approving a modification to reduce my mortgage so that I was able to stay in my home. I am so grateful for that.

The agent acted very professionally regarding my concern, however the 1400.00 showed paid on the 12 Jan was to be returned to my bank as same was an over payment. To date NOTHING has been done and at this late stage it makes no sense, which gives me the impression that this was how Ocwen wanted it to be. Unfortunately I was abroad and did not monitor my account until 23 Jan when I returned. The refund should have been set up from 12 Jan which should have taken maybe up to 5 days to show in my account. I will pay my next mortgage in March.

This is a great company that really does solve problems, it would not be saying too much that at least in my case Ocwen even achieves morality, which is difficult to do in a for-profit business. I have contacted Ocwen Servicing multiple times on my mom's loan, it is incredibly frustrating trying to work with this company and even more frustrating that they are completely ignorant to the fact that what they are doing is illegal. Here are some of the issues I am trying to get resolved: Ocwen neglected to pay the Home Owners Insurance on time and the policy was cancelled. They are collecting double for the taxes due on the home, I have contacted them and they justify this by stating that they did a escrow forecast for the previous year and this is what they accessed for the what they should be collecting, the taxes are 5119 annually, they are collecting 9,756.
My mom's loan is in default because she can't make the elevated incorrect payment, she is on a fixed income and has since tried sending them payments to keep her home and Ocwen keeps sending the payments back and tacking on more and more fees... This has to be illegal, this is the worst company I have ever dealt with, they mishandle funds, incorrectly assess taxes, neglect to pay taxes and insurance on time and take advantage of older homeowners who don't have the means to defend themselves, if there are any attorneys that can assist please let me know, thank you so much.

Purchased house in 2004 with, what are real estate agent describe as "creative financing". One primary lender (Adjustable Rates), and a secondary lender (Balloon). Due to unforeseen circumstances we fell behind on both mortgages. In February, 2017 we had a house fire, totally gutting one bedroom and heavy smoke damage to bath, living room and kitchen. (Insurance was for "structure only".) When we were finally able to live in the house again (10 weeks) I started working with lenders to work out arrangements with them.
The primary lender worked with us and we are now in our fifth month of that agreement. Secondary lender (Ocwen) requested additional paperwork which needed to be received by them no later than November 3, 2017. I faxed requested paperwork to them on October 23, 2017, (I have confirming fax receipt). Waited for confirmation, and on December 6 were served with a Notice to Quit, as of January 15, 2018. I contacted lender explaining all, they asked for a copy of confirmation receipt, which I faxed to them, along with all the original paperwork faxed in October).
Today they informed me there is nothing they can do. I have no where to take my family. My husband barely gets around now (two hips and one knee replacement). My daughter who lives with us, along with my three grandchildren, has been at Bristol Hospital, Behavioral Medicine wing since December 31 with severe anxiety and depression. They did not, the account transferred to Ocwen. Ocwen said it was not their problem, they could not fix it., So I have written several letters, no solution.
This payment is a large one with high interest, I should not have to come up with an extra $1000 because of someone else's error. But I have dropped thru the cracks and no one will fix or help. They could taken the payment back out of escrow. Homeowners always have to pay escrow as dictated anyway, it would have been no problem. I have had nothing but problems since I went with PHH Mortgage Servicing. My first statement was sent to the rental property address not my mailing address. I only went with this refinance because my financial advisor said he could get us good rates. The closing costs and escrow fees pretty much made that not to be a true statement. The annual tax forms came from the mortgage company and there was no interest shown for all of the money in my impound account.
They said that because they were an out of California mortgage company they were not bound by California State tax regulations, thus I did not receive interest on my account. Same the second year end. But by the third year they were paying the interest and reporting it. Also, I have not received statements for 3 of the 12 months of 2017. I called and they said it would take 2 weeks to process my request for a replacement statement, by that time the payment would be late. Very poor customer service.

I have lived in my home for over 25 years. Our mortgage was sold to Ocwen 10 years ago. There were issues at the beginning - not being notified of the change, charging us with homeowner's insurance when we had provided copies to them multiple times and posting our payment on the right account. Our account with Ocwen was set up on automatic payment through our debit card. My card was lost and received a replacement. Due to the change, our mortgage was not paid and we received no notification. Ever. Once we realized what happened, Ocwen would not accept payment to make our account current, much less talk to us. Ocwen had put us in foreclosure. The first actual notification was from a lawyer that the property had been transferred to a Ocwen company and we had to leave.
We reached out to a lawyer and apparently this is nothing new with Ocwen. The firm that referred us to the firm we are working with said they have 3 lawsuits against Ocwen for this very same act of shady behavior. Everything about this company has been deceiving and underhanded and quite frankly I feel is illegal. Ocwen has yet to provide proof that they sent notification via phone or mail of late payment, delinquency, etc. after many requests from our lawyers. Ocwen and their lawyers have continued as if we are not trying to correct the situation. Our lawyers have been ignored and now we have received an eviction notice. How does this happen? Well, it seems that they have been able to "transfer" our home and make a profit. No interest in keeping a customer, just about the money.
It is one thing if a homeowner is constantly not paying or doesn't keep insurance or pay property taxes. We are GOOD customers. But again, Ocwen does not care. I have never in my life would have even thought that this was possible to happen in the United States, but Ocwen has opened our eyes in how shady a company can be and not answer to anyone but their bottom line. I am more than disgusted with Ocwen and the lawyers that work with them.

I bought a house in 06/2006 in Tampa, FL through USAA. PHH bought the mortgage shortly thereafter. I can’t recall any major issues until I received orders to move to Little Rock AFB in 10/2010. I had the house on the market as early as 07/2010 with no offers. 11/2010 I received a low ball offer from an investor, this is where my nightmare with them began. I don’t know how many times I sent them the same paperwork with it being lost each time. I would be assigned a “loan officer” who I could never get on the phone. Then when I was able to get a live person on the phone I was told that person no longer works with them and I’d be assigned a new loan officer and have to submit the paperwork again. It literally took them until 07/2011 to say the short sale was approved, 8 months after the offer was submitted. No investor is going to wait for 8 months for a short sale.
I stopped making the payments 08/2011 because I could no longer afford rent and a mortgage. I retired from the military in 11/2012 and made the decision to move back to WA. I made several other attempts to do short sales or deed-in-lieu of with the same results, paperwork kept getting lost etc. I even contacted their attorney because people were starting to move into the property, the water company called me to ask if I knew so and so because he was trying to get water turned on in my name. I explained to PHH that I have retired so if they were waiting for verification that the Soldiers Sailors Civil Relief Act was no longer applicable to me since I’ve retired and to go forward with the foreclosure, this was in 2013.
Fast forward to 2015 I finally got the notification from them that they were auctioning off the house 06/01/2015. During that time frame I was deemed 80% disabled through the VA. I found an attorney on 05/29/2015 that was willing to file Ch 7 bankruptcy based on the disability. That postponed the auction which was my final ** to PHH because they had to sit on the house for another 3.5 months until the bankruptcy was discharged. Bottom line, they screwed my credit up big time by not wanting to work with me on selling the property. They also got less at the auction than what the investor was willing to pay. They also could not come after me for the difference since I filed Ch 7 prior to auction. Avoid them at all cost, they definitely don’t care about their customers. I’m surprised that they’re even allowed to stay in business and that a class action lawsuit hasn’t been filed for their shady practices.

This company is as terrible as a mortgage company can be. They will do anything to get your business but once they have it they will scam you by adding products to your account, mishandling escrow and insurance payments and illegally starting foreclosures as well as sending threatening letters to customers regardless of whether the customers are following through on their end, making payments etc. My grandmother is 82 and even though she stills lives at home they "decided" she doesn't live there and are threatening to take her home away, at which point she would be homeless. She has dementia and is 100% disabled, due to her severe health problems she requires a great deal of healthcare which, due to the mortgage company's tactics can no longer be provided, at least not at this time.
It seems like they are intentionally trying to force an elderly woman out of her home so they can make money by foreclosing and who would want to deal with a company that does something like that. The best action for prospective customers to take is to look elsewhere, it's not worth the time, money and aggravation dealing with such an unscrupulous company when there are better more reputable ones out there.

I would agree with everything negative I have read about this company. If I could rate it minus stars I would. I bought my house 3 1/2 years ago and Lender Live held my mortgage for a while and then sold it to PHH Mortgage. PHH called me in June of 2017 and asked me if I would like to lower my monthly payments. They of course pre-qualified me and said there should be no problems. I immediately sent them all of the information that they asked for. For the next 5 months they would call every few days saying they needed more information, asking sometimes for information that did not exist. I receive a paycheck from a company and they insisted on that company's information that had nothing to do with my loan. They insisted on me paying my property taxes two months prior to their due date to confirm I could afford it. I did.
I have a credit score in the 800's and my husband's is 794, they were going to lower my payments $250 per month and decided I could not afford the lower amount and yet they carry my loan and know that I have never missed and never been late with a payment. I actually paid an extra $100,000.00 on my loan just last year, they know that. My house is 3/4's paid for. I have no other outstanding debt anywhere. They kept bugging me about why my income from one of my 3 businesses was down. I explained I was a senior citizen and no longer needed the income, so just worked that business for personal pleasure, and told them to look at one of the other businesses that I had owned and operated for 37 years that had good income.
They weren't interested in that company. Over and over they wanted bank statements but would not look at savings accounts, investments or any other form of net worth. They were rude and set deadline after deadline for me to send information and they themselves would let those deadlines pass and then tell me I would end up with higher rates because of it. After 5 months of that, they finally told me I did not qualify and charged me $581 and some change. They wasted so much of my time to collect their $581. I feel like they did not want to lose the income they were already making from me. My goal is to pay the house and get out of this loan as quickly as possible.

Loan #**, I have been a long time Ocwen customer, I applied 3 times for a loan modification and Ocwen has declined my application telling me that at this time I do not qualify for a modification, my income has declined and I am having a hard time, If they really want to help they can extend the term of my loan and put a fix interest rate but since they always set the value of my home very high they just tell me to sell, I have dispute the value before with comparables but they don’t care.
I want to keep my home. I am a older person. It is very sad that they just want you to lose the house you have lived, when they call my cell phone in the past they asked what is the best number to call and they give the home # saying that is the contact # they have and I asked, "Well don’t you have my cell?" They responded No but they are calling my cell.
The persons that called they are from India and I cannot understand their English, why they don’t use people that speaks better English, hard to communicate, I recently made a payment and since I am late they didn’t allow me to do it online. I was 89 days late not on default yet so I had to call and the guy from India (customer service) was trying to charge me $19.00 to do the payment over the phone, I told him that in top of having a hard time financially Ocwen is trying to squeeze the blood out of me then he changed the amount to $12.00. Still higher than paying online ($10). Ocwen should feel embarrassed of what they are doing to people, pushing us to go into default when they should try to help us save our homes, I know that if they extend the term of my loan and put the interest fix I will be able to do my payments without any problem. Very disappointed???

I have been with Ocwen Mortgage for several years. I am not very happy with them due to their failure to remove the mortgage insurance. I have made monthly payments to Ocwen over 5 years and I never have missed a payment or been late. I have sent several letters to have the mortgage insurance removed but always get the standard excuse. I have discussed the problem with other companies and was informed Ocwen is the worst company to deal with in the removal of mortgage insurance. Mortgage insurance is added to the loan in the beginning of the loan in case the loan is defaulted and foreclosed on therefore the lender would not take the loss.
The mortgage insurance is usually cancelled by other mortgage companies after one year. It's been over 5 years and I am still paying the mortgage insurance of $229.21. At what point will I not still be considered a high risk. It is the greed of Ocwen Mortgage Company to continually take the extra $229.21 mortgage insurance each month. Ocwen is not interested in helping its customers but only getting as much money from them. I have proven that I am a good client without having late or missed payments. I had a very good experience with the company and I have been with them for the longest since 2005. Initially the loan was a mess with a variable interest rate that was increasing every 3 months after a steady rate for 6-12 months. They were able to offer a solid interest rate by doing a mortification (I'm not sure about the term) which was a life savior. Unfortunately after 12 years of solid (on time) payments they couldn't help with refinancing with a 2nd small mortgage that I had at the same of the primary. So I had to look elsewhere and get out of that high interest 9% from that 2nd mortgage but the rate with Ocwen was fair (only 5%), I never had any issue with them during the 12 years and I was grateful for the program/offer they got me into...

All we ever get is computer generated spread sheets without answers or explanations to our questions and generic policy quotes that have nothing to do with our questions.
We stated that we had no funds to pay on the mortgage until January 1, 2018, and asked that the payments until then be moved to the rear of the loan, and move the interest reset date to August 2019, and let us resume payments in January 2018. Due to many outstanding bills and expenses from my husband’s cancer and sudden unexpected death November 3rd, 2016. I am nearly 75 years old and expect to be treated fairly and have my requests properly addressed. As the attached exhibits clearly show, we have not had any assistance to help us, as we requested. The total loan amount as of September 1, 2013 was $354,350.00. The outstanding balance once the loan is properly documented with the unposted and credited payments and held in suspense payments are credited to the loan and the unsubstantiated fees removed from the loan, should be approximately $330,000.00. Period!
Furthermore, I have sent to Ocwen on several occasions, a fully executed power of attorney, for my son to speak for me and my late husband. I keep getting unpersonable letters stating that the ** family does not speak for me. I am really sick and tired of being mistreated by Ocwen. I expect that all the attached “exhibits” will be addressed by the hierarchy top level management of HSBC Bank USA, and not the protocols of the “loss mitigation department” of Ocwen, as they have had many opportunities to help me and address all the problems that have been repeatedly brought to their attention and they have failed. So, I fully expect HSBC to help me as is required by the Federal Trade Commission’s Mortgage Assistance Relief Services (MARS) rules.
Brock & Scott, PLLC., is also fully aware of all the inaccuracies in this loan and has been since August 10, 2016, when an email was sent to your offices at the following address, ConsumerContact@brockandscott.com. As of today, you still have not provided any help or answers as you are required to do and clearly state in all your correspondence that you will do. I was so frustrated, as always with Ocwen, that our family and friends helped us pay to reinstate the loan since no one was answering our needs or trying to help us. I may very well file a complaint to The North Carolina Bar, against Brock & Scott for not responding since August 10, 2016. I am nearly 75 years old and expect to be treated better than this.
Repeated denials by “Ocwen”, of not charging erroneous and unwarranted fees, as they have stated many times. They also state that the spread sheets are correct, yet they do not explain the line items we requested to be addressed. I got a refund dated January 23, 2017, for one of the fees that I was disputing in 2016 to them in several letters and mentioned to “Brock & Scott”, in August 2016. If they are always right, why did I get this reimbursement check? As they admit, “During a recent review, we discovered fees were inadvertently charged to your account.” Now, I again assert that there are several missing credits and payments held in suspense, and several “inadvertently” added fees charged to this loan.
I am now demanding a full forensic accounting of all the claims, and expect a line by line explanation for fees and charges added to the loan, when the payments were always paid a month in advance, well before any due dates. These questions have been getting asked since February 2016, and we were foreclosed on in 2016 with no answers, and we started with the same questions again in 2017 and are foreclosed on again, even though “Ocwen” stated that we would not be foreclosed on, as long as we were timely appealing. Yet, we get foreclosure papers from “Brock & Scott”, just as we did in 2016. For what? Just trying to get “Ocwen” to fix all their mistakes. With that being said, I demand that the foreclosure fees and all associated fees be credited back to the loan, as they are not warranted.
Furthermore, I ask that all fees charged to my loan balance, since September 2013, be credited back to the loan since none of them are correct or warranted. We have done nothing wrong, except try to get “Ocwen” to correct their mistakes. All misapplied payments need to be corrected and applied to the loan not other charges. I/We never asked for a modification. We asked that all payments due before January 1, 2018, be moved to the rear of the loan and we be allowed to resume making payments January 2018, and that the interest rate reset date be moved out to August 2019. We asked for help because we have no funds to pay until then due to the death of my husband and loss of half our income. “Ocwen’s” answer to our request was a trial modification with payments to start on immediately, at only $7.00 less than the original loan payment.
They did not even acknowledge the facts surrounding the request. Denial of help, dated 8/3/2017, with appeal rights of 30 days. We appealed foreclosure within the 30 day period, yet “Ocwen” sent foreclosure documents. Pre modification loan balance of $333,870.15, before all the erroneous fees and foreclosure fees and misapplied payments are removed. This fact, taken into account will result in a loan balance between $325,000.00 and $330,000.00.
A pay-off cash flow to the bank should be in the $197,195.58 to $248,034.33 range. Based upon what could have been offered, we ask that HSBC take a payoff number somewhere in between those figures as a payoff of the debt, and give us the deed as paid in full, since the value of the property will not support the current loan amount. We just can’t continue to be mistreated like this. We ask for a forbearance or forgiveness of a portion of the loan, so that with half the income now that my husband has passed away, I can afford to make the payments again in January 2018. PLEASE HELP ME!
Lastly, but not least, we ask that the foreclosure be stopped, we appealed the action in a timely manner within the 30 days, and “Ocwen”, as always, has failed to address the problems or listen to the problems, and failing to offer proper help based on the written request. WE FULLY EXPECT “HSBC, USA” TO FULLY ADDRESS ALL OUR ISSUES FROM SEPTEMBER 2013, AND HELP ME/US! I/We anxiously await a speedy resolution to all the issues we have addressed and hope that HSBC, USA will do the right thing.

Trying to close on a Rental Property we own. Ocwen has really been no help at all. They have only advised us as to how we can do their job for them... i.e., telling us how we can get the information for ourselves off their Website. One would think that "how much do we owe you?" would be the most basic question a Mortgage Company could answer- not Ocwen. We still don't have an answer. "Incompetent" is about the kindest thing I can say about them. They have apparently attempted to completely master running a Company without Human Intervention- saves money, I guess.

I have been a good customer of Ocwen Financial Corp for 8 years. Never missed a payment, never 30 days late. I recently have had some health issues which has sent me back financially. I called Ocwen Financial Corp to see if they could help me through this difficult time. I am not asking for a loan modification, just allow me to pay to the principal and spread the interest out over the next 3 months or any other possible way to assist me get through this difficult time. I called last night, once I knew I was behind, well in advance before this loan was late. I was told there is no other options for me other than a loan modification which could take 6 weeks to get an answer. I then asked if during this time, Ocwen would still be reporting me to the Credit reporting agency as late which they would still do. This is not any way to treat a good customer who has worked so hard to keep payments on time and in good standing.
I am not asking a lot here, just a little help for 2 months to get back on my feet and working. I am willing to do anything I have to to keep this account in good standing. I have never felt so unappreciated as I have felt after talking to 2 different customer service agents. I could see if I was a bad paying customer or have had issues in the past as a reason for this stance Ocwen has taken. I am at wits end with this company. Even after this call, the customer service agent just told me there is nothing they can do to help me, asked me if I wanted to refinance my loan with Ocwen.
How out of touch are these customer service agents to even ask this question. I will do everything in my power to get out of this loan and put it with a company WHO CARES ABOUT THEIR CUSTOMERS. I will do everything I can to spread this unacceptable response to other people who are applying for a loan exactly how Ocwen treats their customers. This is an unacceptable response and I hope others see this before signing with Ocwen Financial Corp.

Sadly, I HAD to check 1 star! We had a Mortage Loan with Ocwen. That is until we attempted to re-work our loan for a more affordable pmt. After completing this process we found we were unable to afford the pmts at all! On one occasion I asked the clerk why our pmts were so huge. She informed me that there’s $80,000 on the bal. due with NO INDICATION that we’d borrowed it! That was approximately 5 yrs ago.
In the meanwhile it was discovered by a siding installer that an ENTIRE 6 x 8 ft section of our home was saturated with water. We called THEIR idea of Homeowners’ Insurance and although the situation began to be resolved, YOU started holding funds to install flooring, painting and clean-up! SERVPRO fraudulently accepted the funds and did NOTHING to clean our home! Our daughter’s fiancé flew here to perform the clean-up and removed saturated belongings that FILLED a 5 ton dumpster. He informed us he finished 1/2!
Our home was left in such a mess with all the water damage, mold began to grow EVERYWHERE! Several of us have Mold Allergies. Our daughter required surgery to have her sinuses scrapped and is on Antihistamines. The stress has caused her shingles twice. I myself, having suffered a Brain Aneurysm fell SEVERELY 16 times! My Medical Records as well as pictures of fractured bones and numerous bruises. Each time (especially for 6 Concussions) requiring an Ambulance! Also due to my incapacities I began to lose the ability to walk more and more and I am currently in a wheelchair!
The more times we would call Ocwen asking the funds for flooring at least to be released? They would say, “I'm sorry to hear that. You should get that fixed. If we believe the work to be done well enough we will reimburse.” They KNEW the limits of our income but refused to make an exception. Several wks ago, after pulling out our refrigerator 5 kitchen cabinets came CRASHING down! We called THEIR Homeowners Insurance AGAIN and his determination was “ongoing problem” and the claim was denied.
There are 4 more cabinets about to fall as well! This in addition to buckled counter space and holes in the kitchen walls. NO HELP! Then suddenly we get a notification of foreclosure a few wks ago from Deutsche Bank of all places! Now our Christmas “Present” from Ocwen will be homelessness? With a newborn granddaughter this brings even greater cause for concern! My husband and myself have done EVERYTHING in our power to have these people understand that we aren’t the sort of individuals who don’t pay our bills for a sport but paying them $80,000 above what we borrowed isn’t funny either!
I noticed the “Amount Due” listed on Foreclosure Notice to be $50,000 and when they called the other day, they quoted my husband $40,000. This would probably mean we are FULLY PAID! Having purchased my home in 1971? I DON’T intend to lose it over identity theft! Homeland Security WILL be notified of their heartless treatment of this ENTIRE PROBLEM!

Since the housing market fell in 2006, we have tried at least 3 or more times to get a modification or an interest reduction with OCWEN. They refuse us every single time because I pay my bill on time. They always tell me that if we were behind in payment or in foreclosure they could help us. Basically they want us to default so they can foreclose and they will NOT help. I do not trust them at all. They are sneaky and awful to work with. I hate them. They will not tell us who owns our loan and they actually talked in a 3-way conversation with a company that scammed us on a modification. Those people are now all in jail. We lost 2500.00 on that. They are awful to work with, send stupid letters saying we qualify for a modification, and call all the time. I absolutely hate them and if I could, I would get rid of them in a heartbeat.
I have had an extra payment on my bill every month because they told me that Chase Morgan told them I owed that from trying to get a modification through them. That modification should have been free. Every time my escrow goes up, that money seems to go down. I do not trust them and truly believe that they are screwing with us all the time. I wish there was some way out without losing my home.

We were contacted by PHH with a refinance offer, after my husband had submitted an inquiry about refinancing. My husband had many questions about fees, and he was told if we backed out of the loan, we would be charged $250. We had an appraisal, completed the paperwork, and were told the closing would occur at the end of the month, but then hurricane Irma hit within a week. As a result, we had some roof damage. PHH called us to see how everything was after the hurricane and we told them we had some roof damage and we had to file an insurance claim. They began calling my husband while he was at work, every 3 to 5 days, asking if we had made the repairs, so they could do a second appraisal, and continue with the closing. We told them we were still waiting for the adjuster to come out to access the roof.
Our insurance company was backed out with claims from the hurricane and because there were so many claims, they had a shortage of adjusters. Also, we let them know there was no way we could personally control how long it would take for an adjuster to come out. This was so frustrating to us because we had just gone through the traumatic experience of a hurricane and now we were being pressured to speed up a process that was completely out of our control and frustrating. About two and a half, or three weeks after the hurricane, PHH told us they had to cancel the refinance because we were taking too long to make repairs. This was really upsetting.
To top it all off, a few days later they went into our bank account and took out $642. We received a letter stating our house did not pass inspection, although a second appraisal had never been performed. Anyway, we have called them and the loan originator said, he personally has never heard of a situation like ours, and he would look into why we were charged for an appraisal on a refinance that they canceled. I am waiting to hear back from him. It speaks for itself. Presently, I am looking into the matter; as one would think there would be provisions for hurricanes.

However, since Ocwen purchased the note, there have been numerous issues (not receiving our insurance - every year - despite proof of insurance being emailed and faxed proactively; incorrect assessments, very lengthy wait times during phone transfers, non-receipt of routinely sent financial data, etc, etc, etc). We got so disgruntled with the errors and problems that we requested a pay-off quote and sent Ocwen a check for the balance. Have owned my home 31 years now. As a single Mom of two sons and as sole Head-of-Household of a large, older (late 1800's Victorian) 2-story building, I must say that after going thru a barrage of Mortgage Servicing Companies throughout the years, (well over a dozen!), I have found Ocwen to be, by far, the Best! Let me offer-up some details to help further explain; I ran into a situation over last Winter whereby my hours were cut at work due to a tremendous decrease in effectual sales, thereby reducing the out-of-office workload... And as we all know, when the outer crew gets cut, the trickle effect starts its venture inwards to Admin. My hours basically went from F-T (with OT) to less than P-T within a month! Especially being just after Christmas, it stung me hard! I was left with no remedy in sight except to seek employment elsewhere as I am head-of-household.
Finally building up enough 'Moxie' to answer calls from Ocwen and speak to a CSR to inform them of my dilemma, I soon found my fears alleviated as the Customer Service Representative was genuinely concerned & understood my apprehensive state of being. Omg! All I could think of at that point was: "Why didn't I call them a week ago?!" I could have saved so much undue stress & worry!
Thank God for a company that truly understands the plight of the average homeowner! This, my friend, is something that I have never experienced before and did not think was ever possible! Not only were they kind & understanding but helped me to realize that these things happen! They also offered outside sources for me to seek other avenues in which to remedy, but I did not need it as my hours soon picked-up, albeit slowly, yet Ocwen was there for me throughout that whole time! I actually got off the phone and broke down and cried! Not from the stress but from pure Relief! Never in my years as a homeowner have I had such a Company!
Thank you, Ocwen! You are, by far, rated "Tops" in my book! I remain grateful for finally having a company that is there for ME... Not just in banner statements or advertising, but in GENUINE CONCERN! Go to, no, RUN To Ocwen - not only are they helpful with any resolve you may wish to seek, but remain genuine and totally understanding in your plight to remedy any difficulties! Go here if you seek a true 'relationship' with the affiliates of the "Most Important Investments Of Your Life! - Your Home!"

Marcella, we are delighted to read about the excellent service you received from Ocwen! We appreciate the opportunity to work with you, and we thank you for taking the time to share your experience with us.

Working with this company has been difficult by all means. It was until the hurricane IRMA hit Miami in September of this year 2017, that I had to deal with them to process the property damage claim. It took four (4) on purpose hangups by the customer service representatives of this company unit I decided to escalate or simply go to media to get some help. When they do make the extraordinary effort to start documenting the damage request, then I find out that an unknown adjuster has placed an unauthorized claim so I was now the outsider when dealing with my own property; absolutely ridiculous!!!
It took legal action to get this company to do ANYTHING proactively. So they have not checks and balances to provide quality service, they operate like a hustler with a suitcase. When it comes to Senior Citizens, they are no help at all, in fact, I feel they make things even more difficult than it needs to be. Very slow to do anything, let's see where this leads. Documenting to write a complete article with the whole end to end experience. I am curious to see where my experience leads too.
I am simply amazed as I study this company to find out their stock was trading at $59.00 a share (OCN) in 2013 and hit a low in 2016 of less than $2.00 and $2.29 this year 2017. But based on my experience in the last month I can understand why, and they should be selling out anytime due to lack of financial stability. But this is the American dream! Composed of companies that simply do harm and the politicians that build their lifestyle on the back of others.

I have had the worst experience attempting to seek a loan modification. I was initially approved in February 2017. I was very excited and pleased until I completed the trial period which I made all payments on time, submitted all required documentation, to find out in July 2017, the modification was rejected. On top of that, the payments I made (learned later) are being held in a suspense account. How is this fair to a consumer and now they are forcing me out of my Home! Thinking it was in error, I resubmitted the documentation and it’s still disapproved.

I would like to pay Ocwen the principal of the loan and have your company discount the rest however your customer service desk simply told me a discount payoff wasn't an option. He didn't explain why and later admitted that he couldn't. I want to get to the bottom of this and possibly negotiate a discount payoff. Their home is a total disaster perfect for an investor. Why won't Ocwen listen to reason and at least try to help this seller out? I would like to speak to the CEO of Ocwen or someone in upper management that speaks English and can actually help!

I had my loan transferred to them by another company GMAC after original loan in 2011. I was never asked if this was ok. It just happened. Since that time numerous odd things have happened. I would question it on phone and sometimes get a half legitimate answer. Most other times I used the Ombudsman/email contact on website. I used the email Ombudsman link from site 2 to 3 times. I have never gotten a response except automated email reply that they received my question and would reply timely or something like that. I did this several times and to date have NEVER received a response!!! I find these things unacceptable, but do not have another $5,000.00 to transfer my loan through a refinance to another company.
One of the main reasons I was even contacting the company was they had sent me a escrow surplus check in the amount of like 4,500.00... I was trying to understand this refund and at that time... told them my mortgage payment was at a level I needed it to be. I did not ask for this refund. I don't want my payments going up. I was assured my payments would not go up and this was a routine service they performed to escrow accounts. I took them for their word and deposited the surplus escrow.
Now... here is where it gets sticky. The cause and effect of their reimbursement made my escrow account short and they subsequently increased my monthly payments due on loan. I was not happy, I was stressed emotionally and financially and they would not answer their emails. They were clearly told I could not afford more than what I was paying when they disbursed the check. They assured me... It was routine and my payments would stay close to original loan details. I am writing this because this entire tactic... caused my payment to increase by around 250.00/month. Thank God! I had the means to cough it up! I consider the entire process with them very shady. I think they are based in FLA... where the sun does shine more than it shades! I want to get a new lender/refinance company BUT I should not have to foot the bill for this. I never chose them in the first place!

We were recently flooded and our insurance company give us a check made out to Ocwen. Ocwen says that they will have to monitor or rebuild on our house and will give us the check in installments, but they do not address the issue of when we are getting our residual monies left over from the rebuild, when our house is completed and passes final inspection. I need something in writing from Ocwen because I'm hearing horror stories all over the internet about Ocwen keeping the money.
We've been with them for 3 years when their stock price was $60 a share and now it's down to less than $4 a share so we're very hesitant on signing over a check and giving up all rights to a company that we're not sure about, that may not be around and has been given cease-and-desist orders in 20 states regarding loan origination. This is an insurance policy that is in both names of my wife and I, we picked out the deductible and where their contents would be covered or not. This is not Ocwen’s insurance policy. I don't understand why they think it's their money when it's really not their money, it is our money.

I called Ocwen on 10/6 informing them my house is sold and I am in escrow and my account balance is 0 and loan was charged off and I asked them what about the lien position removal. As 2nd lien holder I was informed that all papers were sent to the County Recorder and the lien would be removed now. Today I was suppose to close with escrow. Ocwen now is holding up the escrow by saying they may need a settlement after informing me that everything was closed and they sent everything to the recording office and that there was nothing to do on my part. I even have a letter that they sent to me informing me no balance would be collected, loan paid off, unpaid principal balance is zero. The representative I spoke to Rajesh ** was kind and helped me a lot and emailed me the proof of letter stating that which I gave to the Escrow Department. Now Ocwen is saying otherwise.
I will try to reach this representative tomorrow and I am trying to reach him again to straighten this out. I need this nightmare to end. My main reason was to make sure everything was cleared so, Ocwen would be removed from the title like I was told. If this is so, how can they now ask for payment on a closed account with a payoff balance of 0. This is unfair and trickery when I was informed that nothing is owed and I would be getting a reconveyance letter and they said the county recorder will remove them. I am just outraged with this experience and will contact the media regarding this asap.

Lasharone, thank you for the positive review and recommendation! Ocwen is here to help our customers, and we are delighted to hear of the caring service provided by Rajesh. We will also ensure your feedback is shared with him.

I'm a recent victim of Hurricane Harvey. I called Ocwen to ask what type of concession they were making for people who were affected by the hurricane. After speaking with several representatives, I was told that Ocwen was offering a 3 month forbearance plan to victims of the Hurricane. I was told that in Dec. the repayment plan would began and I would be paying $1,800 which is over $600.00 more a month than my regular payment until the 3 missed payments were paid in full. She assured me that my credit would not be affected during the 3 month forbearance. Because I was in crisis, I agreed. I had to evacuate my home, I lost my car and suffered damage to my home. I've yet to hear anything from TWIA regarding my claim.
Ocwen sent me a questionnaire regarding my experience with. I filled it out and expressed my disappointment regarding their forbearance plan. I received a call from Mrs. ** and explained my situation. She informed me that a lot people were in the same position but at that point Ocwen had not made any other concessions (real options) to help other than the Forbearance Plan. She suggested that I call back periodically to check to see if there were any other options that had become available because they were having meeting regarding this matter.
The first part Oct. I called to see if any changes had been made to the forbearance plan. I was told that this is the only offer Ocwen attended to give its customer. It's my opinion that the people that are making these decision were not affected and are setting people up for failure. They have no real idea or understanding of the devastation this hurricane. It will take people much longer than three months to get back to normal. And to add insult to injury if you take the forbearance your mortgage increases after 3 months.
I was affected by Hurricane Ike and the mortgage company I was with put 3 payments to the end of my loan. I've been reading articles about how Texas has filed a cease and desist order against Ocwen where they can no longer offer Texas residents loans. In the article are with there was a long list of reasons why they were filing the cease and desist but not helping the consumer was one of the reasons. A representative told me that I could file for a modification but by the time that happens your credit is ruined.

I needed to cancel the auto-pay on the original loan and set up a draft that reflected the change in amount to pay per month. Vivian (I think that was her name) did a great job of coaching me through the process. I used the www.ocwencustomers.com website to set the whole thing up. Additionally, Vivian sent me paperwork to make the request via mail in case I had difficulties with the technology side of making arrangements. It was all very easy to do, and I didn't need the paperwork that came in the mail. However, I did appreciate having the security of that back-up option. I have a mortgage serviced through Ocwen - and by serviced, that means they do not 'own' the loan, but work for someone who owns the loan. This puts them in a lucrative position because if you need help with refinancing or loan modification, they simply blame the owner and offer ZERO assistance. I pay my mortgage every month BUT never am I able to pay on the 1st - instead, I end up having to pay the mortgage PLUS a penalty because I can't pay until my second pay period of the month. I sent in all of my financials and yes, it looks good on paper and I do pay my loan, BUT barely able to do so each month. I take responsibility for my financial situation but when asking for help and none is given, it's very disillusioning. My salary looks good, but it is my gross salary that they are looking at, not actual take home which is considerably less due to insurance costs and taxes.
I was basically told that because my loan is not in jeopardy of foreclosure that they could not (would not really) be able to help. PERIOD. No help with refinancing or anything - I absolutely know why and that is because out of my tiny loan, which is just over $80k, my payment is $746 per month - OF THAT, only about $99.00 (that's right, ninety nine dollars - not $190 or $290, etc, but $99). GREAT payoff for these lowlifes subprime vultures. I hope that I will be able to refinance at some point, but kind of stuck with Ocwen - very unhappy with them and their customer service is terrible as well. Never reach anyone who speaks English clearly and really feel sorry for ANYONE who has an account with this "company" and who has their loan serviced by their so called banks.

I am writing to inform you of the unsatisfactory customer service I received dealing with several of your employees, including Mohammed Employee # ** (I did not document all the other people I talked to). It all started with an email I received on May 26th from the Ocwen Financial Corporation that also featured Homeward Residential. It clearly stated some very confidential information including my Loan #, the value of our home and the available equity in our home that was to be used for a home equity loan. It then asked to click on a link to set up a time for a Homeward representative to call me which I did. No one ever called.
Several days later I filled out the link for a representative to call again and still no one called. So I then called the 800 # listed and waited over 40 minutes on hold. Then the person from Homeward who answered said he could not help me without Ocwen's permission. So I had him transfer me to Ocwen which is when I spoke to Mohammed. After a lot of back and forth with Mohammed he then transferred me back to Homeward and I talked to the same person from before who told me he could not help me without Ocwen's permission.

Ocwen, despite many late payments on my part, as well as long gaps between payments, worked with me in a courteous, professional manner. Helping to solve my overall situation, I now pay my real estate taxes and property insurance monthly via escrow to Ocwen when I make my mortgage payments.
This, after Ocwen, for a second time, offered to re-work my loan at an even lower interest rate, which included all back payments in said loan, which has allowed me to get back on my feet, financially, now able to make all monthly payments to Ocwen before the due date. At a time when Ocwen had every reason and right to foreclose, they instead made it possible for me to remain in my home. I would absolutely recommend Ocwen Financial Corp. to anyone interested in the services they provide.
