I have received a check from my insurance company that had to be signed by myself, contractor and PHH. We signed it. Sent it off to PHH over a month ago. I have been dealing with them ever since, I finally received a check last week only to have them stop payment on it. Never told me they were doing this, I had contractor and myself sign check, deposited it to be called by bank telling me the over $38,000.00 check had a stopped payment. Now I am again waiting for them to reissue a check, have no idea how long this will take. I have never dealt with a company that was so inept. My mortgage was sold to them so I did not have a choice.

No way to access either Ocwen or PHH website as the Ocwen--PHH transfer was a technological catastrophic disaster. Not a single human being in over a MONTH OF CALLING!!! Can't tell you the HOURS I wasted so far WITH NO WAY TO PAY MY MORTGAGE!!! 23 minute wait... NOTHING. Over 30 minute wait... NOTHING. ENDLESS HOLD or the system hangs up on you!

I have had my mortgage with OCWEN for many years without any issues. Then PHH took over and now my home insurance is about to lapse because they have not paid them from my escrow account like has happened for years. The insurance company has tried to contact PHH without any success. I have called and waited online for hours without anyone picking up. I am now online again for the last 30 minutes hoping someone will pick up. I think they are intentionally trying to get my policy to lapse so I will be forced to buy through them at a high premium. I agree with some of the other reviewers that someone in the justice department needs to look into their practices as I don't see how this can be legal. OCWEN was fantastic I am so disappointed they sold us out to PHH!

I made my mortgage payment on June 27, 2019. This morning it was returned due to NSF. I've never had an electronic payment take five days to hit my account. This never happened with OCWEN. This could reflect poorly on my credit. I'm very nervous about this new company. Help!!!

Updated on 07/27/2019: This is my second post regarding the transfer from Ocwen to PHH. I was getting out of my repayment plan with Ocwen at the time of the transfer to PHH. I had come within 89 days of being current. Ocwen did not post a payment and PHH kept saying give it 60 days. I stopped payment and am waiting on my money order reimbursement. Home retention dept at PHH said they would work out a 12 month repayment plan with 2k down. I waited to hear back. They call you with different numbers and many times says scam on my phone when it’s then. I also work during the day. If you miss their call they act like you’re a criminal and do not leave message because I was told they are still getting a large number of calls and you won’t get through.
I did a call that I was able to answer and said we are not able to do the 12 month payment plan you have to stay in this one. I was told I wouldn’t get a modification without them taking any info. I was told Ocwen did this for you and you need to keep it. Then a different rep said try for a modification and said he mailed a packet I have yet to receive anything. They called yesterday but I Was unable to take the call. They did leave a message this time. I’m so fed up with bad information being told I’m getting a 12 month repayment plan then being told oh sorry stat in current plan. My only recourse will be to get an attorney for the complete mismanagement of my loan by Ocwen and now PHH.
Original review: I have been with Ocwen for decades and while there were issues with the language barrier and incorrect information from service reps they generally tried to help you. PHH Mortgage is the opposite. I had no idea my loan was transferred from Ocwen. I am in a repayment plan which Ocwen was wishing on getting me out of as long as I became within 89 days. The payment is half of my take home and I’m a single mom with 3 children. I have owned my home since 1996 and losing it is just not an option. I mailed a money order to Ocwen 5/4/19 and had sent 2 payments in April to be applied to principal. Ocwen applies to future payments. I received a letter dated 5/16/19 my account was being transferred to PHH.
The transfer was done 5/1/19 so that when I called Ocwen they said they had no way to know if they had received the payment, I needed to call PHH. I called multiple times and they could find no information on me. Reassured me just in transition. The following week I received a letter from PHH stating my account had been placed with their foreclosure attorney. This was on a Friday and I was on hold for 1 hour and 42 minutes to be told she had no access to see if they received payment but yes my account had been forwarded for foreclosure. I was not behind in my repayment plan so this was not making any sense to me. This resulted in at least 15 more phone calls as I was freaking out only to be on hold forever and then the next person could not pull up loan with loan number or my ss number.
I continued to call the following week with extended holds and then getting disconnected. I tried the automated system, it could not find my account. I finally got in touch with another rep who confirmed they had my info and said the letter was computer generated and a mistake. I was relieved but hesitant she knew what she was talking about. I called again and was advised it was placed with foreclosure attorney but the foreclosure is on hold due to the repayment plan. They still show no payment received and stated not to worry they are receiving them in batches from Ocwen. I have since tried speaking to my relationship manager and this proved to be impossible for the next month.
I called and called and called only to experience hour long wait times and confirm no payment received. I finally was transferred to a relationship manager after taking to customer billing manager who told me I had no options as far as a new repayment plan and they did not allow you to go 89 days like Ocwen. Told me they refer for foreclosure after 45 days. Told him I was going to the loan modification event in Torrence on 6/29/19. Told me, "They can’t help you. Stay in this repayment plan that Ocwen gave you." I told him I’m unable to pay 2700 which is half of my take home pay and now I'm behind by 3 payments so 4800, could I get a new repayment plan as Ocwen was closing out my plan after my next payment. He said no.
Keep in mind I was on hold for an hour and a half to get transferred to him from billing rep. Ocwen was at least willing to work with you. The stress of being given incorrect information repeatedly then not being able to get through is just ridiculous. I am at a loss how our loans are taken over and all the rules are different with no warning. Ocwen should have told me this when we were working on getting me out of this repayment plan.

My friend and I are co-borrowers on an Ocwen loan that is being transferred to PHH. We have been with Ocwen for about thirteen years and we have never missed or been late with a payment in all those years. We have been told by Ocwen on the phone and letters that Ocwen will be there to help during the process, we are finding that statement to be untrue. We have made our first payment to PHH and would like to have a few questions answered and need to speak to a representative. We have called at least 10 times and have been on hold by the system for over a hour on multiple occasions.
We have also requested to be contacted through the website www.mortgagequestions.com at least three time over the past couple weeks, we received a message that someone will be in contact with us and to this date no one has contacted us. We started making calls and emails around the first of June, it is now the twenty eighth and still no response. We are becoming very uneasy and feel that we may need to look into other options. Very fearful that PHH is not able to handle our mortgage in a timely and professional manner. As far as Ocwen being there through this transition.... they are nowhere to be found.

I was with Ocwen and on 6/1 they transferred me to PHH. As others have noted, Ocwen wasn't great but in recent years that had really gotten a lot better. I was in the middle of a loan modification which was supposed to be effective 6/1 (horrible timing, I know). I set everything up and made my first payment on 5/30, but never received final confirmation that everything was on track. Today I go to make my next payment on the modification (due in three days) and the website for PHH won't let me. (Probably because I am on a plan). So I go through MoneyGram, which seems to be the only way I can make a payment without mailing a check, and now I see that Ocwen never picked up the payment I sent last month. It's sitting there "in transit". I called, they said "high call volume, approximately 30 minute wait", I waited 35 minutes and then it disconnected me.
A month ago when I tried to call Ocwen it literally said their phones were down (for 3 days). I sent an email just now (again, have tried email several times in the last month) and was told I will receive a response in 5-7 business days. This is a train wreck. These are people's homes we're talking about. Some might be thinking "You should have gotten a loan through a traditional bank". Yes, if I could go back in time I would but trust me when I tell you I have paid more than my fair share in fees and interest and stress.

Trying to pay off my loan recently transferred from Ocwen to PHH. Was on the fence to payoff but with the experience I've had with PHH, am choosing to payoff/refinance and be done with them. Earlier this month, I attempted to request a payoff statement through their online portal on website mortgagequestions dot com. Was given the below message: "We are currently unable to retrieve this information. Please try again soon. You may also email your request to customer service at mortgage questions dot com. (typed out so wouldn't be rejected)"
I then emailed my request, per the above message. Consequently, I received TWO payoff statements, first dated June 11, 2019, postmarked June 13, 2019 - principal, accrued interest and a $30 statement fee. About a week later, received a second payoff statement dated June 12, 2019, postmarked June 17, 2019. Again P & I +$30 statement fee.
The statement generated one day after first was $60.67 greater. In reading other reviews, I should be thankful to receive one at all - however, the $30 more for each statement and this direct quote from payoff statement - "If paying by wire transfer, there may be a processing fee included in the "Total Due to Pay Loan In Full Via Wire" figure above." So the payoff amount may not really be the payoff amount? Have today, attempted to request yet another payoff due to timing and auto pay juggling. Again, attempted through online portal and was given the same message as above so then, as before, sent an email. Am very curious to see how it plays out this time - will be sure to let you know.

Loan originated with Ocwen. Transferred to PHH a year &1/2 ago. We were so excited to make our final mortgage payment before my 60th birthday 20 June. Per PHH, the bank check was received on 18 Jun. However, the payment was not accepted because it wasn’t certified funds which was never mentioned. They said wait 10 days until the check clears which I have. Now they say I owe an extra $1.22 in interest because I didn’t pay with with certified funds (which I never have for the loan duration). Can’t get them to close the loan. Seems like this is a lifetime deal and they will do anything to keep this loan going.

My line of credit has been through OWCEN for 15 years. Not once have I ever been late on a payment to this account. I have been enrolled in automatic payments to the same bank account for 15 years. I received a credit monitoring report indicating I had a 30-day late payment to PHH Mortgage as they had just merged with OCWEN. I immediately called customer service and was told my SSN did not match up to their records. After getting that "fixed" I was sent to another department. The account rep I spoke to told me my bill was late by 2 months, so I tried to work with him to get my payment up to date and fix whatever was wrong that happened with the change of ownership. He then informed my actual bill due is now 36,000 dollars. WOW. So I asked him to explain and he couldn't, I was put on hold for 32 minutes, he came back online and told me he couldn't figure out the problem so a Supervisor would call me.
2 days later, no call. So I called customer service again. AGAIN, I was told my SSN was wrong in the system and had to wait for the rep to "FIX" it again. Then was told they didn't know what was going on and put me on hold. After 28 minutes someone picked up and hung up on me. Called back again. AGAIN, SSN was not correct, started the same process, spoke to a new employee who needed to "figure out my case." 22 minutes later "This needs to go to a different department". Please PLEASE PLEASE can somebody please call me back? "Yes, Ma'am. A supervisor will call you back in 15 minutes". Now it has been 3 days. DO I contact a lawyer at this point? BBB?

I have called 4 separate times on an overpayment on a PIF Heloc and have waited 4+ hours. They infrequently have called me while I'm working and leave a general line number that just puts me back waiting for someone to answer. Right now as I write this over 60 minutes this time. Don't do it! They are horrible, I work for a bank and we would be out of business if we managed customer service this poorly.

I have been paying my mortgage to Ocwen on my cellphone. I pay every other week. I was current until PHH took over. Now they put one of my payments into my escrow account. It was suppose to be applied to my June payment, now they say I need to send them another payment which is incorrect. This is the worst mortgage company in the world. I have never been late, but now I am.

Something isn't right. And I do not want an automated, generic response from the "escalation team". Ours, like hundreds of others, seem to be having the same "issue". We too were transferred from Ocwen to PHH (who happen to be of the same company.) Yet, PHH has different "guidelines", from Ocwen, which has resulted in PHH not honoring arrangements with Ocwen. Why not? You are still of the same companies. We were told to apply for a modification. We were told NOT to make any payments, while Modification is being processed. Guess what? Modification was DENIED. (Even though we were approved with pre-qualification.)
They were very vague with reason. Something about income verification. Bogus. Now, after being notified (only because I called to inquire about status), that we have 1 day, before going into Foreclosure Status. And we happen to have a lot of equity this company can reap, because they refused to take any full payments, unless I paid an unreasonable amount upfront. SOMETHING ISN'T RIGHT. Fortunately I have all calls documented and recorded. I refuse to let this go quietly. Everyone, please beware.

Improper reporting to credit bureaus. Payment went up 60 dollars. Try getting a hold of someone on hold for hours. Worst ever company. Government should look into their fraudulent use of power over people's homes. Something needs to be done about these companies. If you make your payments how is the principal go up 600 dollars in one month.

They participate in outsourcing so language barrier is a problem. I was used to Ocwen, because all of my calls were automatically routed to the United States. I was worried because Ocwen allowed NO FEE for Western Union payments due to my fluctuating income. PHH still honors NO FEE, now I feel much better.

Extremely stressful - 3 of us tried all day to get a payoff. Website did not work - directed us to send an email. Said it takes 5-7 days. B of A took less than 1 minute. Working on day 2. Hope I don't pull my hair out.

I have been trying to order a payoff for our client and I have requested 4 times and have not received anything. The customer on the account also called and she was promised a payoff within 2 hours and she never received anything. When you call they will not even acknowledge receiving your fax when you call in. Escrow is closing this week and I have yet to receive a payoff statement.

Ocwen transferred my loan to PHH. Ocwen purchased PHH so they are now one and the same company. I was behind on my payments. I received reinstatement notice from Ocwen thru the 19th June, 2019 even though the loan "transferred" to PHH the 1st of June, 2019. The funds were wired to Ocwen as PHH couldn't give me numbers for 5-7 business days. Yet Ocwen could provide numbers were instantaneously. Seriously, PHH, it's the 21st Century. Get with it the times! Therefore on the night of the 16th June, 2019 I initiated a bank wire that HSBC sent on the morning of the 17th June 2019. I was fortunate to get a USA call center at one point and I was told to fax verification to the NJ office. I did. Yet no one can confirm a fax, yes fax! It's the 21st Century! Who faxes in today's world!
I'm still awaiting the funds to be applied from Ocwen's Wells Fargo account to my mortgage. I call daily speaking to either the Philippines or India. All I'm told that the issue is being researched and to be patient. Basically all are clueless and not empowered. I've searched and attempted to contact the CEO office but it's well hidden. I have resorted to filing a complaint with CFPB. I worked in mortgage loan servicing in the 1990's and things were this difficult and time consuming then and we didn't have the modern technology that exists in today's world.

My Ocwen mortgage was recently transferred to PHH and ever since then I have struggled with actually getting issues resolved. Whenever I call I am put on a long hold because it would seem they are ALWAYS experiencing a lot of incoming calls. Regardless, after holding for 5-10 minutes I am often just disconnected or placed on the line with a representative who doesn't seem to know what they are doing. Just today I called twice to make a payment while on a trial modification plan, because for some reason the online system won't accept my payment during the trial period. I was put on hold so that they could verify "something" and not able to make the payment. I am trying to comply, but it's frustrating when the customer service is delayed and uninformed. Getting repeatedly disconnected while on hold for long periods of time when I'm trying to pay them money seems so totally inappropriate.

My mortgage was transferred to this terrible company from Ocwen, which was no bargain either. I am having a very difficult time with this company. Their website does not show payment info in real time. I sent a payment early and they credited it my account as extra principal, then tell me I'm late! This is such a headache. I have an 830 FICO score... Do you think I've gotten there by paying things late? I can't even seem to figure out if they still think I'm late or not... The site is THAT confusing. I only owe $95K on my house. I can't believe at this stage I'm going to pay to pay to refi just to get away from these people.

My mother bought the property that my wife and I live in. Since she is 98 years old and has severe dementia I have been taking care of her affairs. I have been authorized to deal with her account at PHH for years. No problem. We had requested, had been approved and agreed to a loan modification in Dec/2018 and even made our first payment (April 2019) in January.
I mistakenly sent my May payment on the wrong account which was sent back. Upon finding this out, I immediately called PHH and remitted a payment over the phone. I received the confirmation number. When I called PHH to make my June payment PHH said that the loan modification had been terminated and could not take a payment because of the returned check...even though I had called the payment in, and that I owed 4 months of payments! They stated they had no record of the payment and would take 7 days to do "research" and find it. I GAVE THEM THE CONFIRMATION AND BANK REFERENCE NUMBER!!
I called PHH back again and finally talked to two reps who seemed to know what they were doing. They stated that the loan modification should have been requested to be reinstated when I phoned my payment in but that it had not been requested at all. When I tried to call back to speak to these two reps if they had received my power of attorney I had faxed to them and check status on the request I could not reach them at all even with their extension numbers...instead I wound up talking to someone in India who said that I was denied access to the account because I was not authorized. I told them I have been authorized for the last 6-7 years on the account and asked if they received the power of attorney and they hung up on me. I NEED TO MAKE MY JUNE PAYMENT!!
We have experienced this type of incompetent treatment constantly over the over the years, and this company is simply horrible to do business with... I have countless experiences where they just try to jerk you around and foreclose on you. They are completely unsympathetic and don't care what situation you have been through.

I had been working with a relationship manager at Ocwen this spring. All payment on the trial modification were made on time. There was some paperwork necessary from my divorce so I could assume the mortgage. Once Ocwen approved this, I was waiting for the final modification documents. Then came the transfer to PHH. Now, I mailed them a payment on May 29, 2019, which they returned. I log into my account, and it says no payment is due until October 2019. I tried several times calling PHH and I’m on hold for over an hour, only to receive the automated voice indicate that “due to unforeseen circumstances, I cannot be connected”. Then I attempted two emails, just to receive an automated reply that they’ll get back to my website matter in 5-7 days. Ocwen was 100% better than PHH customer no service. If I could, I’d rate your business conduct as 0 stars.

Closing on our home on a Friday. Lawyers goofed, did not get payoff information and realized their error the day prior. Called PHH, but was told only the lendees can make that request. Called Friday morning at 9 a.m. Was told PHH needed 24-48 hours because payoffs "have to be manually calculated." We said this was urgent, and was told by PHH rep our request was being "expedited" and to call back later. We'd have it later in the day.
Called at noon. The exact same conversation took place, as if earlier call never occurred. Called again after 2 p.m. EXACT same conversation took place, as if earlier calls never occurred. Called the following Monday at 9:48 a.m. Rep was pleasant, and repeated the previous conversation. I related what happened Friday, gave her a fax number to send payoff information ASAP. Was told three times the fax number was somehow wrong? We were talking past each other. I was put on hold while rep checked something. Call was dropped. Called back, telephone system down. Called several times in next hour, as phone maintenance was ongoing. Finally got through around 11 a.m. New rep said payoff was mailed(!) Saturday when we explicitly said it needed to be faxed. Rep then said no, it was faxed Saturday. But no fax received by lawyer. Again told it would be faxed by the end of the day.
Our frustration is with: inability in today's computer age to generate a payoff when requested, reps apparently reading a script with no ability to see history of requests we've made, reps unsure what they're discussing (I have no idea why our lawyer's fax number was "Wrong" or why was told it was mailed), phone system dying during business hours (not overloaded; maintenance), inability to get anyone to explain why in today's computer age a payoff has to be "manually calculated." Yes, lawyers goofed not making request in more timely manner. I find PHH's lack of timely response and inability to track requests to be absent professionalism or competence.

Today I contacted PHH for the 1st time, I received snail mail that Ocwen merged with PHH so I wanted to make sure my June mortgage payment was received since I was not able to access my Ocwen online account. I was also sent a letter for a case manager who I tried to call however the ext. did not work. I was able to get all the info I requested and I was satisfied my payment was received and directed to create a new account. (MortgageQuestions.com) Reading the reviews makes me a little apprehensive because Ocwen was such a nice company their representatives were always so professional and seemed to care when I spoke to them. I'm going to be positive and hope all goes well with PHH.

Insurance claim. They lied every step of the way. Was told I can be my own general. They said it would be a 2 step process. Liars. 3 checks and numerous call to get this far. Told we needed 2nd inspection with 90%. Had inspection and got 91%. No check. Worst place I have ever heard of or dealt with. Do not recommend to anyone ever.

Hello, my husband made the colossal mistake of getting his mortgage refinanced and then loan-modified with Ocwen. He passed away on March 17, 2107 and unfortunately the title of the house was not in my name with his. It took my lawyer months working with Ocwen to even allow me access to the account both online and by phone. In January of 2018, Probate finally finished and I have the title of the house in my name. Ocwen was given all court documents, and changed the name of the loan to "The Estate of Scott Raymond **", and I have had full access since. The house payment was set up for automatic withdrawal, always and consistently on the 10th of the month.
In April I received not only a letter but several emails notifying me of the buy-out with PHH, and was ASSURED that there would be no changes to the account, and emphasizing that automatic payments would continue uninterrupted (with possibly a few days delay for June), as Ocwen's last payment was May 31st. As of today (June 21st) my house payment STILL has not been taken and I am panicking because I do NOT want a mark on my credit history. I tried calling PHH last week, and they are refusing to talk to me as they say I am not listed on the loan. I explained the circumstances, to no avail.
I have tried FIVE times to fax them a letter and all the supporting documentation but all of them have bounced back as undeliverable. Last Thursday I made copies of all that I had tried to fax and mailed it to them (stupid me, I didn't mail with any tracking number). I simply don't know what to do here, anything you can suggest would be most appreciated. Thanks in advance, Debbie **.

Called on 6/20/2019, to speak to a customer service rep about them recently acquiring my loan. I spoke about a modification and when we were going through the process, the customer service rep was incredibly rude. She would ask a question and when I asked her to repeat it she would make a very loud sigh and then stated, "You really need to pay attention so you can hear me.." She also told me that, "You don't qualify for a modification." Couldn't tell me why and stated don't bother filling one out online because it would be a waste of everyone's time, so don't bother. She included SSI to my income in case we get approved for SSI (I don't receive SSI as of the moment and waiting on a decision). She shouldnt have included that.
It's funny at the beginning of their message when you call in it states, "Helping homeowners is what we do." Well clearly not. Run away. This mortgage company has lawsuits all over the United States. including federal lawsuits, they shouldn't be in business. I could go on and on but I would write a book. I became disabled, I lost my mother to cancer, and my husband has had major back surgery, we fell on hard times, and they are just not willing to help us catch up. Should have 0 stars.

This company has been nothing but trouble since they took over our mortgage. Our first payment wasn’t drawn from our account, so they threatened foreclosure. They then said our payment date would be in the middle of the month when they’d just drawn one in the beginning of the month - we can't afford two mortgage payments within two weeks. They couldn’t draw it, so they threatened foreclosure. We called customer service, routed to India, and sat on hold, only to have someone completely apathetic to our experience. We mailed a check, it hasn’t been cashed. Again, they’re threatening foreclosure because "we haven’t made a payment in two months." We’ve owned our home for 22 years with an excellent record of payments on time, and now this company threatens foreclosure because they can’t get their act together and resolve the current situation so we can all move forward. It’s almost as if they’re trying to take our house away from us.

I was a customer of Ocwen. Since they sold my loan to PHH it has taken a minimum of 55 min to get through. My loan amount has gone up $74 a month for a reason I do not know. I did a loan modification years ago and today they reported me to the credit bureau for something that was done with Ocwen years ago. Now my credit rating took a hit. This is just awful and hopefully I can go to another company soon.

If you want a knowledgeable and helpful mortgage company, you may not want to use PHH. My husband and I are in search of a mortgage company; so, we decided to use PHH. We began working with one agent in late April; however, he was either fired or quit and we were left without an agent. After calling several times, we were finally given another agent, Kevin **. Kevin seemed to be knowledgeable when asked questions. We were interested in purchasing a foreclosed home, and Kevin stated that we could and gave specifics about the process.
When it was time to purchase the home, he stated that he was mistaken, and we could not. We found another home, was pre-qualified for an FHA loan. Two weeks from our closing date, Kevin states that with my student loans, I did not qualify for FHA. He apologized for his mistake in approving us for the FHA loan, and stated that our best option was the conventional loan. We agreed because we already had a contract on the home because we thought we were pre-qualified over a month ago.
We remained in constant contact with Kevin with talking to him at least twice weekly to stay informed of our loan process. It was Wednesday and I had not spoken with Kevin all week so I called to ensure that the process was still going well...besides it was a few days from closing. Since we were nearing our closing date, I called, left messages, and emailed Kevin several times in one day; he did not answer. Since he did not answer, I called Ely **, our loan processor. Ely stated, “Kevin didn’t call you?” The conversation went downhill from there.
Apparently, our loan was kicked out of the system days ago. Kevin was supposed to call to explain the issue. Again, with my student loans, we could not apply for the conventional loan either. Ely stated when the final loan processors reviewed our loan, he found issues. Which means, in our two month process, Kevin, the mortgage sales consultant, and Ely, the loan processor, were not privy to this information and did not know the qualifications for FHA and conventional loan. I asked Ely about our options to purchase ANY home. She said, “I’m sorry. We can’t help you.” Now we’re stuck with having to find somewhere to live. We were renting, we gave our 30 day notice, and the company has already rented out our current home.

In reading other reviews, at least I can see I am not alone. My loan was recently transferred from Ocwen. We had nothing but great customer service from them. I have tried to call PHH and been disconnected after a several minute wait all 3 times. I was able to create a user account, so I attempted to email from there. It took 14 days to get a response! All the response said was to send them my loan number and that their customers were very important to them. My name and phone number were on the original email and I sent the email from the log in at required my account number.
I sent back a reply to this email and almost immediately got a auto response back saying a customer service agent would respond in 5 to 7 days! I have made 10 separate attempts to pay my bill online and it has timed out while entering my payment information every time. 20 days in I am still unable to make a payment. This company seems very unprepared to service the loans they have taken on, causing a very stressful situation.

Updated on 7/3/2019: It has been a nightmare having my mortgage transferred from Ocwen to their new PHH department. They have totally screwed up my automatic withdrawal from my bank for May and June. I wrote an honest review last month on the many, many phone calls and many, many attempts to get them to treat me with the professionalism I had always received from Ocwen. But that complaint has now resulted in me being blackballed because I wrote the original complaint about their services. They are now saying that I had previous bankruptcy so I will never be allowed to have my mortgage payments automatically withdrawn from my bank account.
The person who I am talking to Gerald on the phone and his number is **. So when PHH reads this complaint, feel free to ask him to play my outrage and anger at the way PHH treats customers. They seem to have an inordinate number of ONE STAR reviews, and then suddenly loads of FIVE STAR reviews after they began to notice the many negative comments in May and June. Guess I'm calling television stations complaint lines so that I can get as much publicity as possible to their insulting transactions.
Original Review: My mortgage was transferred from Ocwen to their own mortgage company and my life knew a HELL that it has never known before. After 14 years of doing automatic withdrawal from my bank account with no problem, they transferred my account to PHH Mortgage, an Ocwen company. OMG! Their customer service people tell me that I need to talk with my bank, California Coast Credit Union. The bank people say it is a PHH problem, and PHH tells me the problem is mine and my banks. Phone calls number in the double digits. Then I get threatening emails telling me that my lack of payment will result in a $17.95 charge, then a $50 charge, then they will allow this to ruin my credit followed by a letter saying they will not ruin my credit score. I have now been on the phone for 50 minutes and nothing is being resolved because their computers are not functioning properly. NO DAH, Sherlock. Frustration is mounting.

Almost six weeks has passed and they are still refusing to give me credit for a check that I sent to them and they cashed. They are trying to increase my payments and pay it twice. I have sent copies of cashed check to them, been on hold for hours, and treated with vile disrespect and discourtesy, disconnected, and more. Over 20 calls later and it is still not resolved. I will be contacting the state mortgage licensure and oversight company and lodging my complaint as well as my attorney. Good luck dealing with these horrible people! If they can't even add and get escrow calculated correctly, what can I expect next?

I have only been with this company since June 2019 and so far I am not impressed at all. The luxuries I had with Ocwen are not transferable such as a simple payment plan that auto deducts bi-weekly payments. I am not for sure what debt collector in modern times is unable to make bi-weekly payments or does not allow for changes in the scheduled payments dates after the 16th of the month to support additional payments. The three customer service representatives were unable and unwilling to address my needs and basically said, "Oh well." Horrible and shameful.

After reading recent reviews I am nervous. My Ocwen loan was transferred to PHH on June 1, 2019, according to an email I received. I have received no snail mail written confirmation and do not know if I have a new loan number with PHH. I have tried at least 4 times to login to PHH's payment site. But I'm getting the message that my loan number (for Ocwen) is invalid. So I thought I'd call them. I waited 41:43 minutes only to have the representative hang up on me. I am calling again and on hold, but it's almost closing time for them, so I'm sure I won't get through. But I will continue to try.
I have also sent an email to their web department for login assistance and to their regular PHH assistance desk. So, 2 emails and now two calls with no assistance. My payment is not due until July 1. In my emails I have notified PHH that that I expect no increase in my payment amount and no late fees as is stated in my original contract. My loan is a 20 year second mortgage loan without any escrow or insurance, which is taken care of by my first loan provider. I have never been late on my payments and have never missed a payment in the last 15 years.
I will work with them, but if I find they are not helpful, I will be contacting the Florida Attorney General's Office to assist me. Ocwen was bad and I hated dealing with them. This company is not off to a good start. Really? All of this to make my loan payment? Really? I will probably report this process to the Attorney General's Office anyway. This is NOT acceptable.

As of 02.01.19 OCWEN transferred my mortgage to PHH. I have been making my payments. Yesterday I called to make a payment, was told they would not accept payment over the phone because I owe $290.00 for April. Not sure how I paid in full. I have bank statement showing payment. Why was this not told to me when I made payment for May or June.

Your company has mismanaged my paperwork, caused a foreclosure on my home as of 6/17/2019 although I was told the foreclosure was placed on hold while my modification/short sale paperwork was being processed by the underwriters at PHH and my processor. On 6/17/19 I'm informed by my broker and processor that they are waiting for an invite from Equator to complete processing for the short sale from PHH. While they are waiting for an invite you foreclosed on my home after telling me on 6/10/2019 that the sale is on hold. Your company and management are horrible and derelict in their duties.

PHH just took over servicing of our loan from Ocwen. I had no issues with Ocwen for many years! I have been trying to straighten out an issue all day, the reps have no idea what I am talking about and every time I call back I am on hold for 30 minutes then get disconnected! NOT HAPPY!

No star is my rating! We lost our home in the Camp Fire of 1018 in Paradise, Ca. Ocwen received our payoff check to our lost home from our insurance (overnighted to them as asked) and they have continued to sit on it and now with PHH and the hell continues. Hours upon hours on hold, ran around to different departments, obscene amount of phone calls made with never a return call as promised! Over 7 months later and saying we owe THEM money on interest??
Our credit is now being destroyed by them saying we are late on house payments this whole time and are in foreclosure now?? Our town burned to the ground! I have nothing left and they don’t even care and can’t get a new home thanks to my credit they destroyed by saying I’m not paying when it is paid off! Trying to make more money on those who lost everything. So unethical, fraudulent, and illegal. They are leaving me with no choice but to take legal action and as this is a FEMA involved disaster with government, my story is getting well-known. Almost all have been handled well by their mortgage carriers...not this one! Save yourself now!

This has to be the worst company ever! No one ever answers. I waited over 2 hours and when my wait was finally over some weird noise came up and nothing on the other end. I called about a month ago, waited 30 min on phone for some guy in India that couldn’t speak English, I signed up for automatic payment and sure enough my mortgage is still not paid for this month. Not sure who to get a hold of!!?? 2 hours wait and nothing!!! This seems like. Horrible company! I’m calling Ocwen. I can’t be with these people! It’s a ** joke! Thanks Ocwen for transferring us to hell!

I have just been transferred from Ocwen to PHH two months ago. I have made two payments and yesterday I logged in and my payment has gone up. I am on a Fixed Rate mortgage, why is my payment going up? Well I called Friday and Saturday and stayed on the call for over an hour and there was no answer - just music. So now what? My payment went up almost $45 a month with no explanation as to why.

I was just transferred to PHH from Ocwen beginning this June. I was behind with my mortgage due to lost of workers comp income and while I was in appeal decision I was not able to make payments. Now I have been approved to keep receiving checks but now they won't take 2 months payment so I won't be so far behind. They seriously refused and when speaking to the rep which I had a hard time understand what he was saying... I asked for supervisor and he was refusing at first 'til finally he got him on the phone but also refused to take my payments which would just make me one month behind and current month due. So I have to wait till next check to make payments. I can't stand when they are not willing to work with their customers. Yes we are customers.. Without customers you have no business and you have no income. Was not my fault I was injured at work and been out for 2 years now.

Even though I had to wait 20 minutes to get a customer service person, once I was connected she was very good at solving my problem of being locked out. When she could not make it happen she got me over to technical support who solved my problem.

Original Review: Hi... just to let folks know...we mailed a payment of 1067.34 on Sunday June 2, 2019 in an envelope that was provided to us by Ocwen with a Pittsburgh, Pa PO box. It was with a temporary coupon with old account number and new PHH account number. We had 2 checks enclosed with the new account number on the made out to PHH mortgage. I'm a little leary at this time as to why they claim they don't have it. The gentleman Scott has been kind and sent Dad letters addressing our concerns. We called and a lady the other day said 10 business days from day we mailed it. Today is day 10. We had our return address on it so if it was lost why wasn't it returned to us??? Lady also said if checks clear but don't post to account they need to know right away to see who cashed them. Well they haven't cleared. Also why would automated phone recording say send payment to Palestine, Illinois for timely processing???
I'm not going to stop payment on the checks...too expensive. We want to make a payment toward the end of June for 1086.88 but we're afraid to mail anything anymore. I'm going to hold off with that payment until I see where our 1067.34 is. I'll give it next week to see if it posts and checks clear. I know a lot of payments must pass through that address but still something doesn't add up. Hopefully this is resolved next week. Be wary gang of mailing them any payment until the dust settles a bit so your payment don't get lost like ours did. Good luck and happy Father's Day to all the dads. Thanks for listening.

It’s impossible to resolve issues with my mortgage. I have waited almost three hours on hold only to get connected with someone in India, and they refuse to connect me to someone in the USA. There is more or less zero customer service and they could care less if you loose your home in a hardship. If you think you are dealing with a company that plays by the rules think again. It’s easy to go over to the Department of Justice website do a search and see the constant fraud they commit. I only wanted to give 0 stars. I needed help with a temporary financial situation. I contacted PHH and they were very nice to send me paperwork to fill out. Then another set arrived. Then more paper. I was drowning in paper. Today I was able to call them and sat on hold for 25:00 minutes without my call being answered. I called back later and waited for 30:00 minutes. Finally James answered. We didn't click from the beginning, but he refused to allow me to speak to anyone else. He kept putting me on hold for long periods of time. Finally, I ask to speak to his supervisor. He puts me on hold for 15 minutes. He comes back and states that he discussed me extensively with his supervisor, but now his supervisor is going to a meeting so is not available to talk to me. He'll have to call me back. Really?!?! Total time of wasting my life with James today... 1 hour 27 minutes.

Now that PHH took over OCWEN, I can no longer log in to make a payment. Says I tried to log in, and that I forgot my username and password. I log in every month and nothing has changed. Regardless, went through the reset password process and still tells me to call a toll free number. After 10 minutes of pressing buttons to talk to a person, no one answers. I got a letter from OCWEN telling me where to send my next payment, but nowhere does it say how much and I haven't received a statement letting me know. I'm only told that (since I'm paperless) that a new statement is available online. It's probably the same amount but I can't confirm. After reading other reviews, I'm afraid to assume same amount.

I had to request a pay off letter 5 times after their website wouldn't give me one. They never responded to my emails. Each time I had to wait between 30 minutes and an hour to speak with someone. They wasted so much of my time and missed every deadline they promised to meet. Most mortgage companies will let you generate a pay off letter from their site. Don't ever get a PHH mortgage. This forced my closing to get pushed back for no reason.

I am a Realtor. My client has a loan with this company. We are trying to get a payoff on the loan so she can sell it. Due to medical issues she needs the money for her care. This Bank is impossible to deal with. We have waited 2 months for them to get us the information that the mobile home is paid off or still has a open balance. All you get is fax everything to a number and 2-4 hours on the phone waiting just for a fax number. Both her children and myself have experienced this 7 to 8 times. They never can find the loan and when they do it's the same story and we still have no results. I hope that they read this and contact me. This is our last effort to try and get hem paid or get a release and we are going to the banking commission to file a complaint. So sad that this bank is taking advantage of this woman and her need to pay for medical care for herself.

Here we go again people. This Company sucks worse and it's the same company. What are these people doing???? WTF. I am so over this company, sell me to someone else that actually cares what their customers think. Stop wasting our time on the phone. Hire more people. This is outrageous. I have been hung up on now three times. Been on hold for more than hour waiting each time... Then now all of a sudden I have a new mortgage payment amount. WTF. I have never been so over a company in my life. I would leave but I am not refinancing, I have a great rate. I'm stuck unless someone else buys mine. This blows. I would never do business with them again ever. I never started with them. I loved the first mortgage company I had then they sold me to these people UGGGHHH. The Worst company!!! I HATE THEM ALL. I DON'T EVEN WANT TO GIVE THEM ONE STAR. THEY DO NOT DESERVE ANY.

I am part of the OCWen/PHH nightmare. Apparently I'm in for a world of hurt because I am already on a modification loan with OCWEN who recently sold my loan to PHH who I have yet to receive information from. I'm told I can still access my OCWEN account. I cannot and I have been trying all morning to get information for PHH such as creating an online account to see and pay my mortgage. I'm seeing all the poor reviews and now I'm worried because my husband has been on disability for 20 years and after paying 18 years on our home I'm worried I will lose it. I cannot afford to go into foreclosure as we are on a limited fixed income and I'm only able to work part time as I was recently diagnosed with a Lung Disease. Please help me save my home. I'm becoming more depressed with this issue and at a loss as of right now what to do.

We had Ocwen when we bought our house. After the first year were received a escrow shortfall and permanent mortgage increase of over $200 a month. We were ok with that since it was new and taxes changed. Then we started getting calls from our homeowners insurance company that Ocwen had not sent the payment. Over 1 week of daily phone calls with a 'supervisor' at Ocwen and told it was being taken care of only to be called by our insurance agent that 'No, they still have not submitted the payment.' Multiple phone calls, they would not fax the info as our agent requested to her, they insisted snail mail was totally fine, that AGAIN, it will be in TODAY'S mail.... We were down to the day our insurance would have lapsed and our agent FINALLY said she received the paper. She has been an agent for 30 years and ours for 15 years and she said she had NEVER had this kind of runaround before and she recommend we be wary of Ocwen.
Now we have been transferred to PHH mortgage, have another huge shortfall notice and another monthly increase that now makes our payment $500/month more than when we bought the house only 2 years ago so I wanted to ask them about these huge shortfalls and increases. I wonder if that we already had increases and shortfalls with Ocwen that weren't transferred to PHH?? Anyway, try to call everyday when I get home from work to have to hang up after 30+ mins on hold each day for 6 days! Was able to call first thing this morning since I'm off. They did answer in about 20 minutes but all he did was read me what the notice I got already.
The call center can't be in America as I have yet to speak with someone without a heavy accent (as well as all the other calls I can hear around the 'agent' who answers) and who even has trouble understanding me. We will be contacting other mortgage companies. We are not comfortable anymore with having a company that we can't contact, have trouble understanding each other clearly and takes 3 weeks to send something as important as homeowners insurance payment to the point our agent was telling us we were within hours of having no coverage.

I wrote a review yesterday. PHH sent auto-response saying I’d get a substantive response in 24 hours. Nope. Crickets. PHH refuses to allow phone contact, and refuses to put the most simple info online. Because they won’t respond my insurance company cannot register the mortgage transfer and PHH is thus holding up the insurance company processing payment for a new roof. Insurance already approved but since PHH not responding with something as simple as a way to contact PHH’s insurance dept so we can get copies of the necessary clauses, all on hold. But I’ll bet if my home suffers more damage because I can’t get the new roof PHH will be the first to deny any responsibility.

My mortgage was with Ocwen for years. Never really had any problem with them. All of a sudden without any notice, my mortgage was transferred to PHH Mortgage. Getting logged in to the new site (Mortgagequestions.com, what the hell is that?! Doesn't sound like a site to go to make a mortgage payment) was a nightmare. I have not been able to make any online payments since the transfer. Trying to understand their reps with broken English is just horrible. I sent out an email and the automated reply said, "You will receive a response email from one of our Customer Service Representatives within 5-7 business days - Monday through Friday"!!! Now, through no choice of mine, I have to deal with the people.

We bought a house in 2000 and the previous owner's loan was with Ocwen. The loan purchased from Wells Fargo. The loan was paid in full when we purchased the house. We sold the house last month to find out the paid mortgage was not recorded. Our title company keeps getting the run around from Ocwen and it still has not been recorded which forces us to seek legal help which is going to be very expensive just because Ocwen will not do what they are required to and record the loan. It is very frustrating and time-consuming. Anyone have any advice on getting this handled?

My account was taken over from OCWEN on June 1st. I was unsure if my mortgage payment was going to be automatically deducted as I just cancelled that function because my pay date this month is the day after the payment was originally scheduled. Well I tried to call for the last 2 days an average of 4 different times a days and waited an average of 30 minutes holding with no one answering.
Finally yesterday just before 8:30 pm the 3rd day after holding for 28 minutes, someone came on the line. So because I “called the day before the automatic deduction was scheduled” I was told there was nothing they could do to change the date meaning the payment could possibly not be honored and mess up my perfect payment record. Unfortunately since I was so frustrated at that point because it took so long to speak to someone, I admit I was rude and for that I apologize. I have never been late and am scared about my first payment through this company. Hopefully the online website and personal customer service will improve.

Dealing with Ocwen was a nightmare, but we learned to deal with them and we lived peacefully with them screwing up our account and then us calling them apologizing and then fixing it, over and over. We got the letter that PHH was taking over and the husband and I took to the internet and seen they had a 2 star rating. *eye roll* LOVELY!! We sent a check in to Ocwen for our second mortgage, overnighted it and tracking number. Come Monday and it's takeover day. The phones go unanswered (at least Ocwen answered their phones) and we keep getting "we are having technical difficulties." So we gave a few days to calm down. Call again Wed. FINALLY someone answers the phone, couldn't find the check. Was very argumentative with the hubby instead of being understanding that we were a bit concerned that this check has disappeared.
Flash forward to this morning (6/12). Call and get "Rob" and he answered the phone only have 5 min of waiting. BUT Rob, can't help us, he has to transfer us to the "heal up" division. WHAT is this? He wouldn't explain and said "please hold", we were on hold for a while and then it just hung up. *sighs* C'mon I thought there was no one out there worse than Ocwen, we were wrong. All we wanted is this check to be applied "PROPERLY" to our second mortgage, easy peasy. PHH dropped the ball in the first 2 weeks of handling this situation. Maybe if it works out we will withdrawn this review but you know what they say, "you can only make ONE first impression." And our First impression of PHH is MEH! :(

We started the loan modification process Jan. 27, 2019 with Ocwen. We were turned down but re-applied with more income information. We contacted (or tried to contact) Ocwen numerous times, but the loan was not resolved by June 1 when PHH took over. Our loan payment has jumped from about $1,600 a month to approximately $3,250. We followed instructions to wait 7 days after June 1 to contact PHH. Here is what happened from June 7 until today, June 12:
6-7-2019 – Called re loan modification and PHH login help. Couldn’t log in. The person I talked with said they’d connect me with the website people but after about 20 or 30 seconds, the call ended. Didn’t get the rep’s ID. – 25 minutes; 6-7-2019 – Called again to try to talk to website people. On hold for 8 minutes so I am calling another customer service number – 800-210-8849 – Spoke to Edgar, ID **. He tried to transfer me to our relationship manager. RM didn’t answer. Edgar said only our relationship manager, Robin **, can talk with us, no one else. Suggested calling Monday because Robin doesn’t work on Saturdays. 800-750-2518, ext ** (which turned out to be the wrong number).
Next I talked with a web person (Jen – **) because I had trouble logging in. Fixed it. 30 minutes. 6-10-19 – Called for Robin **, but he wasn’t available. Scheduled appointment for Tuesday, 6-11-19. He will call between noon and 2 p.m. 6-11-19 – No call from Robin **. Sent him an email. Called again. Spoke with Norial (ID **). She said Robin **’s extension # is **, not ** as Edgar told me. Got shuttled back and forth. Spoke to Norlene (ID **) who tried to put me through to Robin **. Spoke with Edgar (ID ** or **). Asked to speak with supervisor. Edgar emailed the supervisor and someone is supposed to call within 24 hours. Spent about 90 minutes on the phone. 6-12-19 – No call from Robin ** or anyone else. It’s now 7:30 p.m. in New Jersey. Logged into our PHH Mortgage online account and tried to access the “Homeowner’s Assistance Portal,” but that apparently takes a DIFFERENT password which I don’t have.
I got this message: “You are about to access a secure website that will help you submit and process your request for assistance with your mortgage - i.e. loan modification, short sale, etc. By clicking 'OK' you are leaving MortgageQuestions.com and entering a website owned, controlled and operated by a third party. This link has been provided for your convenience for submitting information for review.” I understand this is a transitional time, made worse by the layoff of 2,000 employees when Ocwen and PHH were combined. However, we should at least get a forbearance for a few months and be allowed to make our former payment amount until this all gets sorted out. Thank you.

I paid my mortgage off in April. Ocwen received everything needed to process this before the merger. Unfortunately, that did not happen! I lost everything in a house fire in February and am trying to get my builder to start work on the replacement house. However, the payoff statement has not been sent to my county clerk yet and my contractor can't start work until that statement is posted on my deed. It should not take 60-plus days for this to happen. Today, I spoke with Sanjay at PHH. He is the first person to offer me any type of assistance at PHH. He says I'll have everything finalized within the next 4-5 work days (I'm praying he is correct). In all my years with Ocwen I've never been this frustrated... I thought PHH was now a sister company... Why the difference in how mortgages are handled? Except for how well I was treated by Sanjay, I would have left a 1 star rating.

I called PHH because I had new charges that came up on our bill, I waited for 55 minutes to even talk to someone then when I got someone on the phone they told me I wasn’t a authorized user! I told them I’ve lived in this home 18 years and have been a authorized user since day one! They still wouldn’t answer any questions so I got my husband and he still said he couldn’t answer my questions. Finally after my husband got mad he said he could do it this one time.
I told him about the charges and he said they were just transferred from Ocwen so there was nothing he could do and I said I wasn’t paying something that I didn’t owe and all he gave me was a fax number to write a letter! After I had been on the phone for a hour and a half. So I tell him I want to make a payment because the Doxo pmt was trying to charge me 22 dollars and he hung up on me! So nothing got resolved, he was no help and didn’t have a clue what to do! They really need to train their workers better if they are going to be having their customers wait 1.5 hours on the phone!!

Due to the recent "transition" from Ocwen to PHH Mortgage, my A&H/impounded Life Insurance payments have NOT been posted to my Life Insurance company for the last six months (Jan. - June 2019), thus making my Life Insurance policy lapse in the process for "non-payment", and so far not ONE customer service representative can NOT understand the frustration I am going through.
After a hold time between 25-71 minutes, they seem not to know what department handles their Accidental & Health (A&H), and cold transfer to another department who has NO idea what this is about. I was told by agent Gia (Ref# **), that she will submit this to be researched, and expect a response within five business days... Well, it's now ten business days, and still NO response, so I am expecting a refund reimbursement for these last six months of this so-called A&H line item listed on my statement, so I can renew my Life Insurance policy, and sleep easier at night.

Updated on 06/15/2019: I left one negative review to only end up with another negative experience. All I was given is, "I'm sorry" or, "We had all these mortgages moved." I can't even make a payment online. Their portal is terrible. I was given a call by one ombudsman and that landed with no follow-up communication, a new rep servicing my account that I wasn't even aware of. After trying to call her the number and extension didn't work, yet again. Phone wait times are horrendous and then I'm sorry bit doesn't cut it. If you expected these loans you should have been better prepared. I would actually rather have action than endless words said. Ocwen treated me well and never had to wait a long line on the phone. I wish this transfer never happened and when one can't even make an online payment and be told, "Well I don't know," that is not the resolution, but excused and that is all they have for everything, which is sad.

I have been trying to get insurance money, and it has been a comedy of error. I have sent the same forms in several times. I have spoken with numerous customer service agents, all of which have given me different information. I just had a 90% inspection done, and was told the rest of my funds ($100, 000) would be released as long as there was no structural damage still needing to be repaired. Now I'm being told I can't get any of that money because my cabinets are not in. Cabinets are not "structural". My contractor can't do anymore work without money...
I'm paying $3000/ month out of pocket to stay at an airbnb, in addition to my mortgage payment. I will have to file bankruptcy. The house I'm rebuilding is worth 3 times that amount I owe on my loan, but they are withholding the funds that will allow me to complete the final 10% of building. There is no one but the customer service agent that I can contact. They have "put in an exception", but there is no way of knowing if and when that might be approved. I have never been this frustrated and appalled at the level of horrible customer care.

For the past three months I have been contacting PHH since I was transferred from Ocwen. I needed to remove PMI from my mortgage and that turned into almost a two month ordeal. Next I contacted them because my payment was reduced around $250 a month. They were only taking $112 a month from my payment for escrow and my city taxes alone are $2300/year, they can’t seem to understand addiction or subtraction.
On two occasions so far I was sent a check for additional funds in my escrow account, only to call again to notify them my escrow account wouldn’t have enough funds by the time they were needed. It seemed to be fixed at one point. However by the time the payment was processed the amount had changed again and the extra funds were added to additional principal, leaving my escrow account short and my final payment to my taxes are due mid month July. I have been on hold for 57 minutes so far as I type this and have gone through this many times since March. I’m not really excited about having to pay around $1000 to refinance to another bank but it seems to be the easier option. PHH, don’t bother, your payoff will be on the way shortly.

My mortgage was just transferred from Ocwen to PHH on June 1, 2019. ALL I can say is that so far is, Yes I can see that Ocwen is still there standing with PHH on our behalf. Last year in 2018 we was approved for a loan modification when a illness that cause a hardship to take place. The HAMP program was able to modify our mortgage at a much lower interest rate of 2% that made our monthly payments more affordable..
In March of 2019 there was another hardship but Ocwen was able to set us up on a forbearance plan and we still had fallen behind so we was able to pay what we could at that time.. But Ocwen did not give up, they notify us about PHH transfer. We didn't give up, we prayed because we was now 5 months behind. So I contact PHH and every person that I talked to was so nice. They answered all my questions, they ask me when can we make the payment in full. PHH customer service made me feel like Ocwen is still there. I THANK YOU so much Ocwen/PHH mortgage for still being here for us....

Updated on 07/29/2019: My modification ended 4/2019. It's now end of July 2019 and I still get past due notices, delinquent notices and dings on my credit report! PHH has not released more than 7 months of payments to my loan either. Official paperwork was sent back July 9, 2019. I have received nothing from PHH but delinquent notices, they don't answer the phone, just recordings telling you it's more than a 30 minute wait and your case manager is not available...all in a recorded voice. Do any humans work there?
Original Review: My mortgage was put in the modification plan in December of 2018, then transferred to PHH Mortgage. I have made every payment for 6 months and have not received final paperwork. My credit rating is getting dinged for late payments because PHH has not applied them to my loan. They do not answer the phone and refuse to deal with you via email. I have waited over 75 minutes on hold several times and still no pick up. You have to speak to a case manager, no one else will assist you. No case manager is ever available.

The problem initially started while my mortgage was still serviced by Ocwen, 2/2019. I switched insurance companies. I received a refund from the insurance and then sent the refund to the escrow department at Ocwen. I gave Ocwen the new policy information to be paid from the escrow account. This is a common occurrence; I have done the process 1 other time. I did my part and expected that it would be handled correctly. Ocwen did not pay the new policy and within days PHH took over.
I waited a few days to contact PHH because of the merger. About a week after assuming my mortgage, PHH had no other information other than my loan number. OK, I am understanding and patient so I wait. About a month later and multiple phone calls, the policy was paid and I was given the address to send in my monthly mortgage payment. PHH escrow department could not yet see the refund that I had sent to Ocwen's escrow.
Another month, I log on to send the second payment and realize that the first payment was not received even though it cleared my bank. I call PHH and they have no record of the payment and said that the address (provided by PHH employee) was not their address and someone else cashed my check. After doing my own research online and on their website, I discovered that the mortgage payment went to PHH escrow department.
I call them back, explain the situation, and send an online payment to the correct address that day to avoid any late charges. I requested that they apply the first payment towards my mortgage payment. I had already refunded the escrow the month prior. I was told that it could take 10 days but never really does so not to worry. I receive a letter about the request. I wait more than 10 days, call back, and it was not fixed. I was assured, again, that in 24-48 hours it would be fixed.
Call back in 2 days not fixed. So this has been the norm for the last month. I call, they assure it will be fixed. I spoke to a supervisor who promised a resolution and requested that I send bank statements for the previous 3 months. I can see the payments made on PHH website so I am unsure why bank statements are necessary. I can only fax, no email, leaving me without a paper trail that a fax was sent or received. I call back to make a complaint and am given an email address to send the statements to and an assurance that it will be fixed that day and I will receive a follow-up call the following Monday. Never received a call. I call back later in the day to be told that I had only requested the payment reversal once (3 times in actuality), that I had been given an email address for home modifications, and that I need to call back in 24-48 hours to check for an update and see if they received the fax.
It is odd that there is a balance for my escrow account considering more money was applied to it between March and April than it costs per year. Every phone number that I have called goes to the exact same place with the same intro and "case managers" answering the phone. The employee today gave me another contact number which went straight to a fax. The fax number given to me by the supervisor for the "research department" is different than the number on the letter that I received in the mail.

I have now been on the phone for 1:44:16 and I have yet to speak with someone who can help me. Raj told me that I had called the wrong number because he doesn't do HELOC loans. Transferred me to a supervisor, Christopher, who said he couldn't help me. Only option was to be put back in the queue and wait for someone else. My loan was transferred from Ocwen. I was told that I would be able to make payments on line and nothing would change. It's now the 10th of the month and when I pull up my account it shows the balance of the loan but doesn't show how much the current monthly payment is, nor does it say when it's due.
While I understand that "during the 60 days around the transfer period there are no late charges and nothing is reported to the credit agencies" they are STILL charging me interest on the outstanding balance! This is absolutely insane! I asked for a number for the corporate offices and they informed me that the corporate office doesn't have phones. Christopher told me that there is nothing anyone can do to assist me. I informed him I am trying to give you money and you are refusing to take it. I said I can't believe that no one there is willing to take my money however they are fine with adding more interest on to the account.
And he said "I can't talk to you about your loan". He said "you should have called the correct number". I told him the only number on the website and any other communication I have is the number I called. He informed me that is correct because it's the main number. When I told him to go get a supervisor from the other area and have them talk to me, he said the policy is to only put you back in queue and you have to wait. There is no other option. This is the most insane thing I've ever heard of. I want to pay my bill, as I have for years, and you are refusing to take my money. Is this the way you make additional money? Refuse to take payments and let the interest add up? I am now at 1:55:14 and I still haven't been able to talk to anyone who can help me! My time is also valuable!!

This company recently acquired the mortgage of my grandmother's house. She is on a fixed income. Because of such her taxes on the property are fixed as is the interest rate. Somehow however, when it switched companies her mortgage payment went up over $100 which is the money she uses for her prescriptions. We tried to contact the company 2x today. Each time we were on hold for 45 minutes to an hour and were hung up on each time before we could talk to anyone. This is beyond ridiculous and this company should be ashamed of themselves. DEFINITELY would not recommend.

My mortgage transferred to PHH on 6/1/2019 from Ocwen. I have attempted to login to my online account multiple times with the instructions that have been provided to no avail. I have tried calling PHH on multiple occasions only to be on hold for over an hour. After checking Consumer Affairs and seeing all the negative reviews I am very concerned as I have been with Ocwen for many years without issues getting in touch with customer service. If there are system issues or outages this needs to be a message to the customers. I would like to know if my payment has been received and posted and would like know what exactly is the process to check this information through your online account. This is not great customer service at this point and is very concerning to me.

Recently our home loan was transferred to PHH Mortgage, what a nightmare! Unable to contact any service representative, won't answer phone calls. Never received any notification of our mortgage being transferred. Can't make a mortgage payment, Ocwen was terrible to deal with and now PHH is just as bad. Either you make contact with me in 24 hours or I will be in contact with my attorney. None of this BS about how you care about homeowners, I want results NOW!!

I was with Ocwen Mortgage now to PHH - I was in a payment plan with Ocwen that somehow was not updated with PHH - I called PHH to get a better understanding and was told I needed to make 2 payments in order to be set up on another payment plan. NOT helpful at all. Also with Ocwen you could schedule a payment if you were late. This company does not allow it at all. I hope the experience gets better with this company, so far I am not impressed.

Ocwen is the worst at servicing Mortgage Loans. There are NEVER helpful in resolving issues that the borrower are having with just making a payment. Please beware if you are not able to make a payment for any reason. Please educate yourself on your rights in home ownership. They DO NOT WORK IN YOUR INTEREST. Ocwen is more interested in FORECLOSURES. They will jerk you around with the modification process until your only hope is filing bankruptcy. Ocwen/PHH is the worse company that I've ever dealt with. Now PHH is servicing my loan which still is an affiliate of Ocwen. The only way from these people will be for me to refinance my loan. And pray to God I don't get stuck back under this horrible company ever again.

Worst mortgage company ever, they have no idea what they are doing and you wait 15 minutes before you talk to someone. They tell you they have to talk to their co-workers. No supervisor ever. When they do get back on the phone they cannot explain anything to you and you end up being upset and frustrated. I was on the phone crying because I need some help and all Ebony could tell me is, “I’m sorry but you do not meet the qualifications for any of the assistances we offer but you do need some help.”

I had a mortgage with Ocwen for many years with no problems. My monthly payments were on time for years. Now without any notice, my mortgage was transferred to PHH Mortgage a subsidiary of Ocwen. Since the move from Ocwen I have been notified that my mortgage is 3 months late, even though I have never been late. Since I did not know of the move I kept making my payments to Ocwen instead of PHH mortgage.
I called PHH Mortgage and explained the situation that I was not late, but merely sent the payments to Ocwen. They said they would look into it and not to worry, it would take 3 months to work things out. I sent them bank statements providing proof that I had made my payments on time. On 6/8/2019 after discussing my problems with PHH Mortgage for over several weeks, I received a letter, a notice of intention to foreclose, that I owe $12,000 in arrears. This company is a mess, this merger is hurting a lot of people, destroying the credit of thousands of people, while they try to clean up the mess they created.

Our home loan was transferred to PHH and oh my God, what a disaster it has been. They keep giving you the run-around after 25 minutes you have to initially wait to talk to a human. I asked did they receive a fax that we sent to them for tax exemption. The rep asks me what number did I send it to, date and time, what number did I fax it from. We have sent this fax three times. Each time, I was given a different fax number and was told by the next person that it was the wrong fax number. I said, "Either you have the document or you don't." So I asked for a manager and she put me on hold. Guess what, after 1 hour, 10 min and 57 seconds, I am still on hold. This company is...

I made an early payment and they posted it all to principal rather than my next month’s payment that was due. Because I get paid in the middle of a month I always need to pay 2 weeks early to avoid late penalties. The first time I spoke with someone they fixed the problem and assured me that from then on it would post correctly. The next month it happened again. I emailed them and did not get a response and I called two days in a row and sat on hold for an hour each day. Frustrated and needing to get on with duties I had to hang up. I have still not gotten the problem fixed. I cannot believe they do not have enough people to answer the phones and I think their website is not user friendly at all and their customer service is very poor.

I have a VA Loan with OCWEN but was transferred to PHH after the merger. My former wife and I divorced and now I'm trying to assume the mortgage alone which is no problem financially for me. The problem is I can't get any forms or paperwork from PHH to begin the process which I have previously requested through the customer service department. When I call it sounds suspiciously like I'm calling India. The persons answering the phone can't answer simple questions without placing me on hold for ten to fifteen minutes and then doesn't know the answer. Meanwhile, I've been waiting by the mailbox for six weeks now looking for the documents. I was told they don't use UPS, FedEx or even send documents by way of email. My ex thinks I'm dragging my feet on the assumption when I can't get any documents or answers from PHH Mortgage. I need to expedite the process now but I'm stuck in a process that I have no control over.

Since taking over my account from Ocwen, PHH has been a nightmare. I was unable to access my account so I continued to send mortgage payments to Ocwen who forwarded it on to PHH. Yet, I now recently discovered that at least one payment was deducted from my bank account but is not registered with PHH. When I finally was able to access the PHH account, the online payment system has never worked. I continued to send payments for several months through my Chase bank account ePay service to my PHH account. Yet, PHH has returned all payments. This has made me delinquent and giving me unwarranted return fees. PHH also refused to honor an erroneous insurance related charge that Ocwen agreed to drop from my account.
I randomly am able to view my account despite hours of frustration. Currently it is saying I have no access to my account information and need to make a payment before I can view the account. ??? I am so frustrated I had a Power of Attorney try to handle it for me. PHH refused to talk with them despite legal papers authorizing the POA to do so. I would just like to simply pay my mortgage, and have access to my account.

I have work with OCWEN for many years as it has been my mortgage company. Every time, whether I was late on my payments or on time, its personnel has been very helpful, respectful, and even understanding. Once upon a time, a different company where I was buying a car, the collector made me cried. Therefore, for Ocwen personnel to be tactful and respectful, it's something that I greatly appreciate and value when dealing with businesses.

Updated on 6/6/2019: Hi everyone. A gentleman named Scott saw my review and called me this morning. He was very kind. He answered my main concern about making a payment within the 89 day time frame. He said they would accept payments within that time frame. He also said Pittsburgh is a legitimate payment address and it takes about a week to receive and process. Also said data from Ocwen is still being finalized. I need that mailed payment to process at day 62. Anyway we'll see. If the guy keeps his word and they treat us with respect and work with us, I won't bother them. If not I'll be on them like ugly on a ape???? Thank you Scott for taking me seriously because I am serious. Was a good conversation with him. Hope my experience stays good with PHH and again I pray for everyone having problems with them. Original Review: Was just transferred from Ocwen after 22 yrs. We had hiccups along the way and Ocwen was bad... but somehow we are still in our home. They always accepted any payment we made within the 89 day time frame even though we stayed 1-2 months behind. We pay as best we can every month and all we hope is that PHH treats us in the same way. I mailed a payment to Pittsburgh like Ocwen said to so I hope our money doesn't get lost or not applied. I live by Pittsburgh so they can't say they didn't get it. I recently received a new escrow statement. Someone has wildly projected my county taxes to increase by 50%! I contacted the county and my taxes are only increasing by $250. I've called all the phone numbers I can find and all calls end up in a call center in India where the operators just keep repeating prepared responses until you feel like banging your head on a wall. My mortgage payment is jumping by a huge increase next month to cover the imaginary 50% increase in my county taxes and there is apparently no way to stop them from taking that money from my bank account. I expect it will take months and months of useless phone calls to get the money refunded. At this point, I'm looking into finding another lender. I suggest you do the same.

Reached the end of my loan time...still owed money, got it taken care of. But it took 14 months to get it refinanced to start making payments. Ocwen would not let me just keep paying the money owed. Transunion was told and other credit groups. I missed payments, still trying with no luck to clean...with Transunion credit group. Have been making payment. Now good standing with everyone. But still I have this big problem because of Ocwen... Tried to pay but they would not let me. Thank you.

I was with Ocwen then transfer to PHH we made a large payment to get everything caught up. So I called today 6.4.2019 10:04am. They told me payment has not been received. Also I should have sent it to PA address not the address that's on my billing statement (seems fishy). I have the USPS tracking number and it was delivered overnight to the payment address in NJ. Customer Service could be better. Seemed like she didn't want to do more to find out if NJ had the payment. At least with Ocwen (I know PHH and Ocwen merged or one bought the other) if they needed to find out something I was put on hold while they checked.

My advice to anyone is to go somewhere else for your mortgage needs. You want to go to a company that stands by what they say, and not treat their customers like **. My mortgage just recently got transferred to PHH from Ocwen... What a MESS!!! I was on a payment plan and needed to make the payment late. I called and spoke with a PHH representative, I asked if I could make the payment on 5/31 and they said, "No problem. Just make sure it isn't after that day." I called on 5/31 to make the payment that I called and confirm I could make on that day and was told my plan closed out and I could not make the payment. But, I could possibly get on another plan but I would have to put down 3 months of mortgage. Not to mention I was on hold for 1hr and 20mins to get that information.
I called again today 6/3 to speak to a supervisor/manager, I was put on hold and was going back and forth with a representative waiting to speak with a supervisor. Well this time I was on the call for 1hr and 10mins waiting to speak with someone and the call got disconnected. All I want PHH to do is honor what I was told and what is in your notes that I was told. I'm holding now with the corporate office to see if someone in this department knows how to treat a customer and if you are representing the company to be able to stay by what you say.

First let me say I have never been late on a mortgage payment in my life. I was stuck with Ocwen when GMAC Mortgage went bankrupt. Ocwen had the worst customer service I have ever experienced until now. I have now been sent to PHH Mortgage which either owns Ocwen or Ocwen owns PHH. Either way the customer service is just as bad at PHH Mortgage. I just finished a 1 hour and 9 minute call with PHH to find out why I have a $40 charge for a loss draft on my statement. The only thing I accomplished in 1 hour an 9 minutes was that they did an inspection of my house in February (this never happened) when Ocwen was servicing the account and they are charging me $40 for that. Of course no supervisor was available to speak with me. Seems to me like a heck of an idea to generate profit. Thousands of accounts times $40 each for something they never did.

I hate them. I plan to change to another bank. Is it legal for one company to buy over my loan three times through different divisions?
Original Review: They ALWAYS put me on permanent hold. Takes average 20 min before they anwser. And they insist on putting my full name on bills. Saying it's because that's how I signed forms. Actually me 4 times the only way they would change it is if I legally changed my name. Also I changed homeowners insurance April 1. They STILL havent paid them. When they were proof twice!

Ocwen transferred our loan to PHH starting June 1st, 2019. Letter received from PHH states "will begin handling your property loss draft claim on June 1st, 2019," however neither company has our loan? All we want is our inspection done to continue repairs! If more damages occur due to waiting on them to figure out our loan, Ocwen and PHH will be held responsible for damages while waiting! We want an inspector sent out to us by this Thursday. We would like to be contacted and arrangements made for inspection.

I have had Ocwen for a long time now. For one reason or another we have fallen behind with our payments. We have had some mortgage Modifications and we could not accept any of them because it would take everything we had to make the payments that they offered use. My husband lost his job and he gets paid from Social Security once a month. My job is 10 month. I do not get paid for three month out of the year because I work as a food service worker and I am out of work from July to Sept. I am reading all these horror stories that this new company doesn't care or want to work with their customers. My mortgage just got sold to PHH on June 1st. I am really worried now.

I am a former customer of Ocwen, new to PHH in the last two months. At every turn I have gotten conflicting with information regarding my Loan Mod of lately. I received paperwork in the mail stating that the previous Loan Mod initiated by Ocwen would be honored provided I pay two months mortgage by the last day of the month which is today. Initially, I told Scott ** of Ombudsman that I wouldn’t not be able to do two months because I was told I owed for one month once they received my funds from Ocwen. Scott ** informed me that I would need to submit another Loan Mod application if I wasn’t able to make the payments. And in order to do so I would have to speak with the Relationship Manager for my account. Per Mr. ** he has sent several correspondence to the relationship manager and have yet to receive a return message or call. I too have contacted the relationship manager every day last week to no avail.
Because I did not receive any follow I felt it best to reach out to family to do just as the letter I received stating in order to set the Loan Mod make payment by the end of the month. Okay today is May 31. I call in to get the wire transfer information. Was transferred to Scott ** who is now informing me that the Loan Mod is no longer available because I wanted to submit another application. Now I explained to him that makes no sense at all considering the letter stated make payment by today which I am prepared to do so. He then states that he had been working on a Loan Mod behind the scenes because the relationship manager never got back with him either.
So here I am like a sitting duck after doing exactly as I been instructed to do and PHH is not allowing god that to happen despite see how the very people they hire to resolve these issues will not return a customer's call as well as a fellow coworker. I would like to be contacted regarding my issue because no one has to take my word for it this time. I recorded the call due to fact that I am continuously receiving conflicting information, being told I wasn’t told something or acting as if I’m not doing my part.

We have been a longtime Ocwen customer who has recently been transferred to PHH. This has been nothing short of a nightmare. We had just completed our loan modification with Ocwen and received all of our new payment info. We tried to call last week to make a payment and they told us they have not received all of our paperwork from Ocwen so they couldn’t take our payment. Then, we call again today to try and make our payment and now they told us to call next week. Our payment is due now and we can’t make a payment for the life of us. They have our loan on file but because of the lack of communication between Ocwen and PHH we can't make our first payment with the new company. What do we do? We call and get transferred all around, our “case manager” is never available, and no one can give us a direct answer.

Updated on 06/12/2019: I had put a post on here May 31st about the troubles I was having getting a refi complete. I marked the original post resolved when by some miracle on 5-31 I received an email stating "Good news. Your loan is now approved." Well I thought that everything would move forward from there but how wrong I was!!! On 6-4 I received an email asking for items I had sent over 2 months ago. I was told my payoff amounts that I had sent 4-25, at their request, needed to be reviewed, fair enough I had made 1 or 2 payments on each since then so I had to call a company CBC and get on the phone with 4 of my creditors and verify what I owed and when I made my last payment. I also had received a letter from PHH ombudsmen stating they would get to closing on the 6-12. So I took the day off and now they are still not ready! Really?
States today they need to re-verify my employment, which the voicemail left yesterday stated they had done that yesterday on 6-11 and need to get final payoff amounts WHAT!!!! This loan will never close as I have bills that I pay every week and we will not be able to find the 20 or more consecutive days they apparently need to verify and re-verify the items. I have reach out to the ombudsmen, loan originator and spoke with the loan processor and was told they would look at a closing date early next week.
I let them know I had taken the day off to do the closing today and was told they still needed to do verifications. They have lots of broken processes and do a terrible job at being honest, having integrity, and with the customer service. I do not want to start over on this entire process or I would change companies. I would warn other consumers if they don't get everything lined up in the first 30-45 days then bail and find another loan company.
Original review: I called PHH in late March to refi to a fixed rate mortgage. I locked in an interest rate on 3/28/19. I have responded to every request for information within 48 hours or less and still here we are going into June and no loan. I would like to post the numerous contacts I have made to the PHH staff with request for information about my loan status and the replies that are so generic.
Yesterday I contacted my primary contact to ask about the interest rate as the 60 day lock is now expired and was told it had 13 more days. I responded with the original email showing the lock had expired and got back an auto reply that she is now out of the office until 6/3/19. So I contacted my underwriter and asked if the loan would be ready to close today 5/31/19 and he replied, "May not be out of review until next Tuesday." I also asked about the lock rate and guess what, NO response. I do not know what PHH would have to gain by doing business so poorly but today I will look for another loan service.

I have been a PHH customer since 2008. I did a refinance in 2015 and stayed with PHH. Since then, I have had nothing but problems. My husband fell ill last year and is unable to work. I entered into a forbearance plan in Nov 2018 for 6 months and completed all payments on time and according to the forbearance. In March, I submitted all paperwork to PHH for a loan modification since I was nearing the end of the forbearance plan. I have placed several calls to PHH and never been able to reach my case manager. I always ended up speaking with others in the department. I have spoken to team leads and to supervisors. I can never get a straight answer, only that my account is still in review.
When I last spoke to PHH on 05/29/2019, I was told that they were waiting on the investor (Fannie Mae) for a response to my request for modification. I spoke with Fannie Mae on 05/30/2019 and was told that they received the request from PHH on 05/13/19 and responded on 05/15/19. I am not sure why PHH did not tell me this info. It is now over 2 months later and I still do not have a response on my request for modification. And I can't seem to get answers from PHH, whether I talk to someone on the home owners assistance team or supervision. They are messing with my credit report and score. I know that I fell behind but I have held up to my end of the agreement. PHH has not. HORRIBLE customer service and I will be reporting this to the BBB.

I always pay six months towards my mortgage twice a year and they had not been applied properly so I called and it was taken care of immediately. I have always had a great relationship with PHH for which I’m grateful.

Have had PHH for 2 different houses. Purchased this house 2006, never late on payment. Feb. 2019 had total knee replacement causing me to be out of work for 6 months. June 1st called to try and get 1 or 2 deferred payments even if I paid interest only. Their response was, "We have no program for that," if I was 2 months behind they have a program that they could cancel all payments for 3 or 6 months with all payments due at the end of that period with a balloon rate. In the past they would call or mail us every year prior to Christmas if you were in good standing and ask if you wanted to defer a payment to the end of the loan for the holidays. They simply want you to be behind to get extra fees or have you lose your house. After the settlement for being part of the mortgage meltdown they simply are brain dead as a creditor. Absolutely no help to their mortgagees. Last mortgage with PHH.

My mortgage was purchased by Ocwen in 2014 from GMAC. Ever since that time it has been a proverbial nightmare. The last hurricane in my area (Florence 2018) left my home and finances a shambles. I asked for and was given a 90 grace and repayment plan, only after I called three times. No one had ever heard of any such thing!! (Imagine that!) I was making the payments on the repayment plan although they were difficult for me. In January 2019 I was informed by my VA rep, I should apply for a loan modification. (How hard could this be people. I only owe 10K on the original mortgage and the maturity date isn't until 2032.) I was told I could not apply for a modification unless I stopped the repayment plan agreement, it was the only way it could be done. I did so but with much consternation. This put me a month in arrears, and sorely affected my credit rating as I had a 30 day late each month. I watched my credit score go from 720 down to 619.
I was then informed that in order to have a modification approved I had to be current on my payments. So, I sold every piece of furniture in my home that I could spare and caught up my payment. Then I was told they were waiting for the insurance and property tax information. OKAY! So I called my insurers and they never received a request for that information. I went in person to the tax office. They did not receive a request for any information. So, one hand doesn't know what the other hand is doing! NOW, I am told PHH is taking over the loan and it will be another 90 days. It is now May soon to be June and no decision has been made. I am a disabled veteran and a senior citizens, I have 'been around the block' more than a few times and this is the worst customer service I have ever experienced. What a farce. I have no idea how Ocwen has a 4 star rating. I am fighting to stay in my home of 24 years!!!

Was an Ocwen person, PHH bought them out. I have NOT made an actual payment since Sept 2018, I want this property to be foreclosed on and PHH refuses to do this and wants all the added fees racked up. I also called twice and emailed 8 different times putting my new wife on this account so she can talk to PHH while I am at work and they REFUSE to talk to her even after calling to put her on this account. BAD BUSINESS.

I have been very pleased with Ocwen Mortgage Services. The bank is only 5 minutes from my house. I was able to drive my payment into the bank. They worked with me to keep my home whenever I was late. The staff is very courteous. They explained all the information I need to make the transition to PHH bearable. Thank you Malissa, Linda **, Robert **, and Mayur **. I'll never forget you.

Ocwen’s customer service agents have always been helpful, knowledgeable and patient. We really like their website and online customer portal. It’s easier to make payments, pull records, or just review account history. We’ve worked with many mortgage service lenders over the years and Ocwen has been the best.

I have been a long time customer of Ocwen. No letter was send that they are merging with PHH. PHH has been a nightmare because every time you call you get someone offshore. I guess there are different laws when you are dealing with customer service offshore. PHH will not hold any responsibility for their actions. I have called in regards to my payments which were all made but now they tell me that I never made it.
Either Ocwen or PHH has the money and they have pocket the money along with late fees that they are adding on. It has already hit my credit report which I am fighting on. I have contacted the FBI AND HUD and also the state attorney general. I want the government to do a full investigation on this company. I am also having an attorney involved to file a lawsuit against PHH for fraud. If you read the complains. We are all facing the same matter. PHH is a fraud and I am going to take this company down. If you want to join in. Please follow the steps in this review. They are thieves.

Ever since my loan got transferred to PHH from Ocwen Loans all of a sudden "am in default" of my payments. My bank statement indicates the contraire, and every time I call to clarify my statement the operators always come with such excuses like "sorry the system automatically applied your payment to escrow account". Bottom line with all due respect to the operators but PHH SUCKS BIG TIME.

I have been an OCWEN customer for the past 10 years, and have now been caught in the transition to PHH. My experience is similar to others here. I was in the middle of 3 month trial for a streamline loan mod with OCWEN when I began receiving mail from PHH Mortgage. I never received any notice that my account would now be serviced by PHH. To verify what was going on, I called OCWEN who confirmed the merger/acquisition and transfer. OCWEN assured me they had forwarded the last two payments to PHH, but instructed me to call PHH to discuss the upcoming 6/1 payment. I called PHH and they were able to confirm they had received the 2 payments, but were not able to provide any update regarding the loan modification, except to say that it is still "under review" and I should make the same amount payment directly to PHH.
Before determining the best way to make the payment, I decided to do more research and found all the reviews here which unfortunately confirm my fears. I am now left without any confidence that my payment is going to be received and documented properly. Moreover, I am extremely concerned about my loan modification. The uncertainty and stress really impact the customer experience with PHH.

I was with OCWEN for many years and they were good, helpful and willing to help their customers. Recently May 1 to be exact our mortgage was transferred to PHH. Since that time I've had a horrible experience with this company. I've been trying to get setup on a repayment plan because I fell behind a few months. They refuse to take any payment that I try to make. I get paperwork with my Case Manager's name and number + extension but when I call in to get to that extension the IVR tells me that it can find it. I've emailed my Case Manager and haven't receive a reply. I went to the website to upload documents to get some assistance or setup a repayment plan. I was told that I need to send 3 months payment when I'm only 4 behind and yet they won't accept a single payment. No flexibility or not even trying to work with your customers. I wish that this transfer would have never happened. I would not recommend this company to anyone.

Transfer of Service from Ocwen to PHH. I called and spoke with a representative and asked if they accept the same terms like Ocwen where you had up to the 89th day to make one monthly payment and he could not give me a solid answer. He said at 45 days a letter is sent and gives you the date and amounts to pay. I can only afford one payment at a time right now and will eventually catch up. I am behind right now and can only afford the one monthly payment. I need to know how this works. When I get that letter can I still pay one monthly payment...

PHH took over my Ocwen mortgage. Last payments made to Owen, PHH did not credit to my account. It is almost like they are trying to make you late and have a bad credit score. Also the website is terrible just like all the other reviews state. Absolutely terrible company to deal with. Customer service was not helpful. They kept saying "call Ocwen"....thought PHH had the account?? Phone was horrible on their end and I could barely hear the rep. Left me on hold for 15 minutes, came back with no information. Terrible, terrible customer service!!!

I am the executor of this loan. My brother passed away on September with cancer. My brother had a loan with Ocwen Mortgage. I spoke with informed we would be selling and was informed no problem. The loan www bought out on May 1st 2019. I received a letter on May 17th. Dated May 9th. I call May 20th and spoke with a employee from PHH Mortgage and was informed that we had 30 to 45 days of the letter to bring the loan current before going into Foreclosure.
Well I called today to inform we may have a buyer for the home and wanted to bring payments up to date. I was informed the property went into foreclosure today. I informed I was not going to pay the foreclosure fees which I was informed we had time. I sure did not want put my brother's name through the mud but I guess we let the home to be foreclosed on. All I wanted to keep the home out of foreclosure and sell the home and pay some of his medical bills. I have been stuck with the funeral experience and taking care of the home. He was only 63.

Was transferred to PHH from Ocwen. Like the others, never had a problem with Ocwen. I was assured with certainty that my mortgage would be automatically deducted. When that didn't happen, I called the company and was told I was not set up for auto payments, and I have a late fee and possible downgrade to my credit score. Even worse, there was NO record of my previous phone calls which guaranteed the auto payment was correctly in place.
This is the most serious of a slew of problems I've had with PHH since my mortgage was transferred. Their customer service is mostly inept people reading from a script. One time I got somehow who seemed to know what they were talking about, but there is no record of that interaction. Even worse, you have to beg and scream to get your call transferred to a supervisor. I was told by a customer rep that they would submit a complaint on my behalf. Of course that is ridiculous, since I have no trust that they will follow through with anything they promise. If this doesn't get straightened out I will follow up with legal action.

Our loan was recently transferred to PHH (April). We are selling the property at the beginning of June and requested a payoff balance. We were told that it would take 15 business days and a by mail/fax only receipt. The customer service rep did not address our questions and clearly followed a script. She also mentioned that they had to calculate it manually, which makes no sense. We are now closing escrow, with no payoff information, which impacts a great deal of other items negatively. Most lenders can get you this information in 2-3 hours of that. We are beyond frustrated. It was the worst customer experience I have every had, especially given the nature of the matter. I DO NOT RECOMMEND PHH.

Worst experience. Save yourself the aggravation and go with anyone but this company. If you call PHH, plan on spending a long time to a very long time on the phone. Frankly, it is easier calling AT&T. PHH is refusing to release the insurance money to pay for the damages to my house caused by a driver hitting my house. They claim the inspection is only 99% complete because I need a pool cover. I don't have a pool, my claim doesn't even involve a pool. Further, I signed an inspection form stating my inspection was 100% complete. This company lacks competence, it is rare to talk to someone who can actually help.

So PHH took over my Ocwen mortgage a few months ago. I think I have made 3 payments to PHH and so far 2 of those payments PHH has just put the funds towards my principle and not applied the funds to the monthly payment. The first time it happened I figured it was just a mistake but now they have done it again. It is almost like they are trying to make you late and have a bad credit score. I mean why would they take a normal monthly mortgage payment and just randomly apply it as a additional principal payment. I could understand if I sent in multiple payments in the same month but even then I would think they would just call the customer to confirm. Also the website is terrible just like all the other reviews state. Absolutely terrible company to deal with.

We have been with Ocwen for years and was very pleased, now we have been transferred to PHH mortgage and can't make payments online. We were told that we wasn't in the system to make payments. My husband mailed a payment and was told by a PHH representative no payment has been received. Then we explained that my husband was out of work and Ocwen set up a payment plan. Now this place saying we behind will be sent an intent to foreclose. We have been in good standing with Ocwen up until this year due to a loss of employment. Before my husband sent the payment he spoke to two different customer service representatives and was told that they see our payment plan. I feel this transfer was unorganized and the representatives are not qualified.
We have been our house over 20 years. PHH mortgage need to help the homeowners during this process and help get us back on track by making sure the accounts are updated and if a account is behind help with modifications. We are upset and confused about this situation and planning to seek legal help if this is not resolved.

Never had an issue with OCWEN EVER. Now with the transfer to PHH I have experienced every 1 star complaint review I read. I sat on the phone for 30-45 minutes to be answered by an answering service in the Philippines... I was told they were closed and the answering service knew nothing about my account. Told me contact them tomorrow. Yay Can't wait until tomorrow. Oh and I'm sure an automatic response will come up showing their care and concern.

Ever since Ocwen and PHH have merged customer service is utterly ridiculous. Each time I have tried to log in it NEVER works. And you can forget about reaching customer service to help resolve the problem because there is a definite language barrier. Everything was supposed to stay the same as far as logging in for the first time. I followed directions creating an account with PHH. However every time I try to log in it says no such account and brings up security questions I would have NEVER used for verifying my account. When I ask for a new link to reset the password, I follow directions and then they tell me there is NO such account after I put the Loan number in from my statement. Each month you have to spend hours just trying to login to make your monthly payment. Guess I should refinance with another bank.

They convinced me to refinance and after months into the process they denied me and then charged me late fees on the entire amount of my payments that I had not paid (the original amount of my note not the amount they took it to during the process). I put me in a bend and I have been for a while now since they did that. I have been in my home for over 26 years and when Ocwen took over my loan I have hated them and wanted to leave this house and let them have it. I hope PHH will be better.

Sent in 2 payments in beginning of April to address the gentlemen had told me on the phone. Here it is May 14th and no sign of payments being posted or checks getting there only to fax copies to the research department to find out they don't call you back you hear back by mail. Are you serious.... can't even get online to make payments anymore or get the statements. Gentleman gives me the number to tech support and of course get hung up on.. What is going on with this company but yet they're the first to say "oh you're 2 months behind." No your new company is awful and crooks..

I tried calling this PHH regarding a mortgage letter regarding a home that was discharged in bankruptcy. I am not sure how Ocwen sold an account that does not exist any more. I attempt to call and was placed on hold more that 30 minutes 3 times. I attempted to email and the email was returned-un able to deliver-customerservice@mortgageservices.com. I am concerned this is a scam.

Today is my first time reaching out to this company since they purchased my Mortgage from Ocwen which I had no problems with Ocwen. As soon an I received notice from Ocwen that my mortgage was being purchased by PHH, I immediately started sending payments. I always paid more than my actual bill with Ocwen so once I finally received correspondence in the mail, today, I decided to give PHH a call to verify my payment last month because my second payment to this company is scheduled to be sent by my bank this week. I was on hold for 10 minutes before someone picked up after hearing someone answer several times with clicking noises and then put me back on hold.
Once the representative verified my information, I was told that there was limited access to my account and I was transferred to another department and put on hold another 15 minutes. Once this representative picked up after someone answered several times again and putting me back on hold multiple times, my information was verified and I was asked for payment. I explained that I have sent payment and that I'm trying to access my account so that I can track everything and verify that my payment was received. I was put on hold. I'm assuming with no background music, I continued to say "hello" like all the previous times but this time I was basically hung up on, disconnected.
So, I've called back and I've now been on hold for 17:36 before anyone has answered. I'm highly dissatisfied with this company and I'm afraid for the future of my mortgage. Especially if this is my first impression. I immediately started to research the company and started to read that I'm not the only one who has had similar experiences. I hope I do not have to get a lawyer to look into this issue. I do not recommend this company at all.

My loan through Ocwen was transferred to PHH for servicing in May. I'd been trying to make my payment online with Ocwen and getting errors, but today I got a letter notifying me of the change, new website, new loan #, etc. I finally got my online access set up and tried to make my May payment, however you can only pay via debit if it has one of three cash system logos on it, which mine does not have.
Okay, so I'll pay via my checking account instead. I enter the bank info for my personal checking that's under my name and every time I submit it for the payment it keeps kicking out my name and defaulting to my ex-husband's - I guess because he's listed first on the loan. There is no way to correct it so I tried calling to make a payment over the phone. Well that's a joke. On hold for 30 mins and keep getting recorded reply that they can't find my account info.
At this point I realize the reason they make it impossible is because they want you to set up auto-debit from your bank account. Fine, I set up the auto-debit effective for June, but I still need to make the May payment. So I just went back in and entered my bank info for the one time payment and when it defaulted back to my ex's name (even though it allows you to change the name and reminds you to make sure it's under the right bank account name, mind you!) I just said screw it and I submitted it. If they submit it under his name and my bank rejects it - which I fully expect to happen - I'll deal with it then. I can already tell this transfer from Ocwen to PHH is going to be an absolute nightmare. I'd like to set up an escrow account on my loan but if they can't even make paying your bill customer-friendly I'm afraid to see how they'd mess up something more complicated!! I'm not happy and we're just getting started here...

This company should be out of business. They always add fees to your monthly statement like “home inspection” or “mortgage review”. The customer service is nonexistent. They are so fraudulent with so many fines. How are they still in business?

PHH is mortgage is awful, their customer service is bad and they don’t help you, it’s like speaking to programmed robots. I was in a repayment plan with Ocwen due to major surgery and loss of income in early 2018, and unfortunately I was in a major car accident in January of 2019 which left me with multiple pelvis fractures and unable to walk without an aid. Anyway I was forced to stay on bed rest for 2 months whereby giving the fractures time to heal followed by 2-3 months of physical therapy. We struggled to make 2 additional mortgage payments and then we were told that PHH was taking over our mortgage. We then told them our situation and they advised us to apply for mortgage assistance 3 times and every time they denied us.
After the first denial, they suggested for us to apply again due to the fact they had other programs however they initially lost our papers, we then sent it certified mail with a signature and they finally received it and denied us for everything for the same reason. I think they were stalling so that they can foreclose and their customer service is awful, every time you call the representatives give you different information. They are awful, now I have filed a government complaint and I am now seeking legal counsel.

I have been going back and forth with support. My account has not been transferred. I keep sending details and all I get that it has been escalated. I try and enter my account manually which Ocwen said my new account would be and still the system doesn't accept it. I am afraid to mail my mortgage payment as if now it doesn't exist in your system. Probably my payment would get lost and then be in a bigger problem where my mortgage would be in default and then my credit score would be impacted. THIS BETTER BE RESOLVED BEFORE 5/16 which after that I am LATE!!!! Doesn't PHH test their systems before the date gets migrated especially with your mortgage where financially impacts a person. - Max

I received notice that my mortgage from Ocwen was being transferred to PHH Mortgage. I was given a payment address of PO Box 371458, Pittsburgh, Pennsylvania, 15250-7458. I sent in my payment for March, even in the absence of an actual statement. When no statement arrived in March for April, and wanting to pay on time, I sent my payment for March to the same address on March 27, noting that PHH needs to send actual statements.
When I noticed that the payment check had not been deposited, I contacted PHH by fax and by email, still before the due date. Eventually, a representative, Jasmine, contacted me by telephone, telling me the payment had not been received. I asked for an explanation, and she said the payment should have been sent elsewhere. (Illinois), yet no statement with this address was sent to me in advance of the due date.
She said that she would waive late fees in this circumstance, yet could neither guarantee returning the original check to me, nor that it would not be deposited. I decided not to risk having a late payment on my record, and made an online payment instead of just waiting for the original check to be deposited. I have never paid my mortgage late (I have no late payments to anyone for ten years on my credit report), however, I received a letter in the mail reversing Jasmine’s decision not to assess a late fee.
Within 20 minutes of my conversation with Jasmine, I received a dunning call, and have also received dunning notices by U.S. mail. Harassing a customer in this way, especially one who was pro-active in contacting you before the due date had passed, is inappropriate. I sent the payment on time to the address to which I was instructed to send it. I note that other clients have posted the same exact complaint on this website.

I have been trying to get a temporary stay... on my foreclosure scheduled for May, 20, until the end of May, I now work internationally, I‘ve tried several times to wire internationally past due payments but Ocwen has kicked the payments back twice, I am now with PHH as of May 1, 2019; I’ve asked PHH to give me until the end of the month to make all payments current, because I will be flying back to the U.S. to send the payments from my U.S. Bank account. The PHH customer service, has been anything but helpful, I’ve received three different addresses to send payments to and PHH agent stated they don‘t have a way for me to wire a payment or past due payments. I am currently looking to finance another home and use my paid off home as a rental. My next step is to talk with Ocwen on a second mortgage. I've been with Ocwen for about 20-years. I would go online to my account, schedule a payment & boom, be done with it; no issue. I was notified in April that my loan was being sold to PHH services and my life will never be the same! After being on the phone for hours-on-end-today, I was told by a very nasty rep that I could no longer make a payment online because I filed Bankruptcy back in 2008 and that I would have to pay fees in the amounts of $10, $7.50 or $18; well this is simply silly. So you guys are going to swindle me out of money???? There should be a law against companies like you! Octavia ** Maple Hts. Ohio.

We were transferred from Ocwen Servicing, who we were very very happy with, to PHH Mortgage Servicing on 5/1/19. We are three months behind all the time BUT we always get one payment in by the end of every month so we never go into four months delinquent and then they can ask for the entire four months. An escalation manager at Ocwen told us we had to get our February 2019 payment in by May 1, 2019, which was the 89th day after last payment and that was one of their rules. That it had to be in by the 89th day. We Fedex'd the payment to Ocwen and it was received by them on 5/1/19 and signed for.
On 5/1/19 PHH took over. Ocwen said that they would forward the payment to PHH. PHH claims they never received the payment and Ocwen is "researching" this to see where the payment is. Every time I called PHH they said to give it a few more days as all the mortgages were in the process of being transferred. Today I called and was told by one rude U.S. customer service rep that they couldn't accept one payment. That they could only accept three payments as we were four months behind. I explained what happened AGAIN and even offered to make a payment to replace the lost check over the phone, but they would not accept one payment. I spoke to a Collections rep, Mr. **, who talked over me and was more rude than the first rep. Would not accept one payment. We are stuck in the middle of this.
Finally called the Ombudsman at Ocwen who said she'd look into it and have it applied when found and speak to PHH, who apparently is affiliated, unfortunately, with Ocwen, and try and straighten it out so PHH would apply the payment. After reading all the horror stories about PHH I can see why they are sued left and right. They are not here to assist homeowners. This is clear. I am afraid that they will never fully straighten this out. May have to contact a lawyer.

I have been a customer with Ocwen for way over 10 years. We were working on a Home Modification loan at the time I received a notice that my mortgage was transferred to PHH. We about to make our 3rd payment in the trial period at Ocwen to get us approved for the modification. This was put on hold due to PHH not accepting any payments for the first week or so after the transfer. I immediately called Ocwen and they said that my account was in the process of being transferred to PHH and any payments and information was from PHH now. I already was having problems with them and was trying to get my account in good standings This lead me to have trouble Making payments and I applied for a new modification and got the run around after submitting all required info requested.
I called PHH trying to make my mortgage payment. The representative from PHH told me that my account had not been set up yet and for me to hold on to the payments until I received something in the mail about my account or wait until around Feb 7 or later to call and see if I'm in the system to service the account. I have been the one to reach out to PHH for any status on our mortgage, I've only spoke to our relationship manager once. He is never available and I end up talking to someone different each time and having to go through the whole process again. This usually takes about 30-45 mins on each call.
I have been told since Feb 2019 that they were missing an affidavit that we sent to Ocwen. So we resent this to them asap, they never replied it was received but assured us that someone would be in touch (has never happened to this day). We made a payment in Feb 2019 finally and was told the loan should be finalized soon. Since then it was denied and reopened twice because they said they never received the affidavit. I resent it again and stayed on the phone till they received it, this was on April 29, 2019.
I call on April 30 and May 1 and May 3rd and was told it was under review. Which brings us to today when I called back for status, and I was informed it was denied because of a title issue that should have been resolve when Ocwen still had our mortgage. Now we have to complete a new set of paperwork for PHH to open a new Modification Loan Request and work on the title clearing so that PHH cant start foreclosure proceedings. Now I am not sure what to do, I am contacting my lawyer for advice.
Any help from PHH would be greatly appreciated, but they just want to scam me out of my house and force a foreclosure since we are behind. I don’t want to lose my home, but it seems that's what they are out to do... I offered to pay our trial payments but was told it would sit in an account and not be applied till the review was complete. I don't like this idea because we don't have a good feeling about it just sitting there so we have not been making any payments yet. They are not willing to process any thing and we were told before to not send any money. It looks like my house is set to be stolen from these crooks who are still Ocwen operating under the new name PHH.

PHH bought my mortgage from Ocwen in April. They keep telling us we need flood insurance and won't accept the sealed letter from FEMA that states we do not need flood ins. You have to wait at least 45 minutes on hold to speak to someone. They keep threatening to buy the insurance and charge us for it but when you call no one answers or returns voicemail. This company is a joke. If I could give no stars I would. I hate you PHH

The domain they chose is appropriately named mortgagequestions.com because you need to be asked a password, 1 security code and 3 security questions. What's worse is if you use Firefox you'll get put into an endless loop that will prompt you to call an 800 number to speak to customer service. Upon calling the number you'll be then prompted by several more questions asking you to enter last 4 social security and phone number and then prompts about why you are calling.
After finally getting to speak to someone you'll get asked more questions name, last 4, address, phone number. They will take you through password reset which will usually not work unless you enter a valid new password which I was told to not use special characters because they don't work even though the sentence below says to use at least 3. Then when it doesn't work I was told to use Chrome and go incognito. Doing this however brings up a message at the top of the site that says for best experience use IE 9.0 or Firefox. It was unfortunate for me that my loan was transferred over to this company not by choice. I would not recommend this company if you are shopping around. If you are currently with this company I would recommend refinancing out which I am looking to do.

I've been an Ocwen customer for years and always able to reach them by phone. Since the transfer, my mortgage is inaccessible by phone/online. I've tried to contact the company and have been getting error messages on phone and online links. I'm extremely concerned about the state of my mortgage. I need to hear back from someone ASAP.

Tried to go on to the website to make a payment. Nothing is coming up. Paid last month over the phone. I really am concerned about if this is a legitimate company. This weekend, two women were in my yard taking pictures of my house saying that they were told it was in pre-foreclosure. What the heck? My payments are current. I am about to call the Better Business Bureau, HUD and the local media if I don't get this resolved ASAP!

Since I first started as a customer with Ocwen, customer service has always been outstanding. They explained everything I needed to know every step of the way until I was finally approved. My mother passed away in November 2018, and the mortgage for her home was with Ocwen. Beginning of April they transferred to Ocwen... This has only been a nightmare! I paid a payment early April & it was never taken out of my account, therefore I cancelled that payment with my bank and decided to send a cashiers check. It has been since the 19th of April and the check has not been taken out. I called PHH and they said I am not listed as a authorize user, which is wrong! I sent in my letter of administration and they won't find it for some reason. I am 26 years old and this house has been in my family for almost 15 years. This is the only thing left from both my dead parents. I am highly annoyed and frustrated. I have an excellent credit score and this company is ruining it. I have contacted the BBB and also a real estate lawyer. This is not acceptable. I am scared to make payment for May in fear that my money will be lost.

We had bought a house in Sep 2016. Paid every month no problems other than they messed up the escrow.... Then in Nov 2018 I called Ocwen to let them know my husband had surgery and would be off work for 12 weeks.. And we only had my income.... And I would pay December's payment but Not Jan of 2019... And would get it caught up by Feb. 2019. They wanted me to apply for help but said it would take a while to get it done. By that time my husband would have been back to work and we would not qualify...
So January I didnt make the house payment... I called Feb 1st to get caught up. They had sold our loan to PHH... I was told they couldn't do anything for me. I had to call PHH... Called them. They didnt have full access to my account...but if I called back before the 8th of Feb they wouldn't report to credit bureau...if I got it all paid. I said, "Perfect." So I PAID everything up to Current....and paid Feb payment. So Ocwen DID REPORT TO CREDIT BUREAU!!! And my credit dropped 57 points!!! My thing is I Called 2 months before to let them know... and they said there was nothing they could do... I wasn't behind. I was 45 days late and paid them 1300.00 and was completely current... They sold the Loan.... And still reported it. Now if I call there isn't anything they can do... WORST Company.... They make you go through a ringer to get a loan and they treat their customers like this...

I went online to make my monthly mortgage payment, the account was transferred to this company. I was never notified us. I have called and sat on hold multiple times. I just want to make my mortgage payment, that should not be so difficult in this day and age. Lack of notification and the inability to make the payment timely is upsetting. Updated on 5/14/2019: I posted a review a couple of weeks ago about inconsistent and unhelpful information provided by their customer service. I received a prompt response from PHH here referring me to the Office of the Ombudsman. I have since been dealing with Nicole (who left and never followed up with me) and someone else. Both were very kind and helpful, but neither could provide me with any information regarding the great riddle of why it took so long for my payment to be posted and processed. Both confirmed the payment was received on April 18. Yet it was not resolved until May 2 or 3. I understood when paying off the mortgage it would take a few days to be processed... but not 12-14 BUSINESS days (2 weeks). Moreover, it seemed as though the date the payment is received should be the payoff date, even if you (PHH) opts not to process it for several more days.
Today I called to again follow up (since even as helpful and kind as the CSRs are, not one has followed up with me when they said they would) and was told the office was closed. The hours given on the message 10 am - 5 pm EASTERN time. I called at 8:45 am Pacific time (which is 11:45 Eastern and clearly in the window of the Ombudsman office hours). I am still looking into whatever California Consumer Affairs complaint I can file because this is not how business should be done - to take advantage of and screw over consumers.
Original Review: The customer service reps were generally ok. The problem I have is with the wholly inconsistent information/responses I could get. I paid off my mortgage to Aztec on April 16 (via FedEx). Aztec received and processed on April 17.... This is where the fun begins. When calling PHH, NO ONE could give me an answer as to when my payment had been received. I was told (as late as May 2), it had not been received... at all. Though another rep said on a different screen, he could see it was received on April 18. There is literally no excuse for such inconsistent info and there is no excuse that it takes more than 2 weeks to process a payoff.
I have literally called every single business day since April 18 and have received different information on every single call. In fact, on April 29 one rep told me that the payment had been processed, confirmation of loan payoff sent and a check was being processed to return the overage. When I called on April 30, May 1 and May 2 - I was told there was no payment received. I continued to call after April 29 because I did not trust what that rep told me.... and it seems I was justified in that lack of trust. Today, on May 2 - one rep said he could see that a payment of $377,000 was received and another said nothing had been received. 2 reps, same day - How is this possible. I am looking into what complaint I can file with the Department of Consumer Affairs in California or Federally, because this is just crap.

Then I made a payment over 3,000 in March 2019 and was told I would be able to resume payments because they stopped accepting payments stating I was behind and I paid them over 7,000 to avoid foreclosure in Nov 2018 and made 2 months payment following. I was told in March 2019 that they were merging with PHH and my loan was being transferred there. They also said to call in later on the 28th to make payment arrangements for my next payment and that's when I was told my account was merging and no deal could be made and to call PHH and see what can be done...
The representative from Ocwen gave me PHH customer service number to call. I immediately called PHH trying to make my mortgage payment. The representative from PHH told me that my account had not been set up yet and for me to hold on to the payments until I received something in the mail about my account or wait until around April 6 2019 to call and see if I'm in the system to service the account. Having to wait, they are now saying the account is 90+ days past due and they will not accept any payments, only a full Reinstatement amount of near 7,000. Fees etc. I receive an new account summary in the mail and it states that I am behind now. I am very frustrated, I tried to make the payments but was told to wait. Now I am not sure what to do.
Any help from PHH would be greatly appreciated, but they just want to scam me out of my house and force a foreclosure since I'm almost done paying on the loan. I don’t want to lose my home, but it seems that's what they are out to do... I offered to pay 3,000 then another 3,000 the following month that would more than enough get the "behind amount" down and basically gone.... They are not willing. It looks like my house is set to be stolen from these crooks who are still Ocwen operating under the new name PHH.

After my transfer from Ocwen to PHH this March (2019), I followed instructions given to me by both Ocwen and PHH Mortgage to send a payment (check) to P.O. Box 371458, Pittsburgh, PA, 15250-7458. I sent it just a few days before my due date of April 1st. Then, a week before my next payment was due (May 1st), I received a letter from PHH that they had not received my payment for April. I made several calls to them where representatives kept telling me I should have sent the payment to P.O. Box 94087, Palatine, IL, 60094-4087 which is on my new statement for May. They told me to call back 24 hours later each time I called.
Each time I called back, they would again try to make it seem as though I had done something incorrectly, and I would have to read them the letters from both companies instructing me to send the payment to Pennsylvania and NOT to Illinois. So frustrating! No one seemed to be looking for the check I had sent at either place. No one cared! I was afraid to make another payment for fear they would find the check in their PA office and cash it, leaving me with an overdraft at my bank. Several emails went to them as well asking them to please look for the check I sent, and in the emails they simply kept telling me they had not received my payment and to show proof of payment when they had my check and I could not prove anything.
Then on May 1st, I went to make another payment online this time, after finally finding out that payments were not made on the PHH Mortgage website but on another website called MortgageQuestions.com, and on this website, they would not let me make another payment in place of the lost check for April; I could only make a payment for the month of May. So I was being kept from resolving this problem on every level!!! I also got a letter today stating they were going to put a lien on my house, put a bad mark on my credit report, and other things if I did not make my April payment. Wow!
In the 13 years with Ocwen, I was never treated like this, and I have no late payments on my credit reports. Ocwen always had their act together. I have decided to put my house up for sale in order to get out from under PHH Mortgage. I'm not having a company ruin my excellent credit by providing me with an unreliable address for sending payments, a website that will not let me pay for the late payment, or representatives who do nothing to help. My house goes on the market May 20th, and I will try again each day to make another payment for April and put a stop payment on the check that went out beginning April. Disgusting company!

Over the last 2 weeks I have been trying to make my first payment with PHH. Website won't let me make a payment, the phone payment system won't let me make payment. I have literally spent hours on hold. Today alone I was on hold 6 times totally over 3 hours. I still haven't spoke to anyone and now my payment is late likely messing up payment arrangements I had with Ocwen.

PHH merged with Ocwen. I have two mortgages one was automatically auto debted being switched from Ocwen. The other I have been trying to pay relentlessly. Call hold customer service answers I am a preferred account have to transfer you hold hold hold all day hold and then suddenly silence hangs up. I am trying to make a mortgage payment to avoid a thirty day late. Apparently I can pay $15.00 dollars to make a payment don't really want to. Not my fault. You can't answer the phone. Merged with Ocwen. Please provide me a phone number where I can get service. Thank you especially since I'm so preferred.

After my mortgage "transfer" from Ocwen to PHH my first statement showed an incorrect statement date, and a late charge that is clearly incorrect/bogus, because we all know Ocwen will harass you for $5.00 and I hadn't spoken to them since August. After a long phone menu and wait a pleasant agent listened, said it was a carryover from Ocwen, then offered to push it up the food chain to the Resolutions dept. That was a quick hold, Rajesh the resolution agent (who was also pleasant and courteous) resolved the late charge on the phone and assured me the incorrect statement date will be resolved on the next statement due shortly. So a better experience than some have reported, but is it only me that thinks it was not this difficult in bygone times?

The representative was very courtesy and professional. When I explained to her my situation she immediately stated this is a no judgement zone and that made me feel very at ease and comfortable talking to her. I wish I could remember her name but she definitely deserve some kudos!

Horrible, absolutely horrible. I had called the company to tell them that we were going to make our payment online and make everything current. But PHH failed to tell us that we could not pay anything online. So I called back and after a one hour episode of holding and being transferred, they decided to hang up on me. So I called back and was transferred and on hold for another hour, finally I was told to mail in my payment. So I did, I mailed it in overnight tracking it all the way to PA. The payment made it to their PO Box at 8:55 am on a Friday and I still do not see my payment posted; and it is now Tuesday. If I get NO RESULTS today, I promise I will contact 60 Minutes, Federal Reserve and a Real-estate Lawyer. This has deteriorated my health in a week. I have become ill over this. I am pretty sure this is illegal.

Unfortunately, after reviewing others who have written a similar negative comment, the EXACT same response was given. To this date, not one individual has made contact with me. I even sent a certified letter detailing my issues alone with corresponding documents and again, no response. Would not finance a dog house with this company. Tia
Original Review: Unfortunately, this company’s service is the most horrible I have worked with. First: It takes over an hour before you can reach an actual person. Second: The customer service personnel is housed in another country where English is not their primary language. Communication was virtually non-existent. Lastly, after my home was foreclosed, I found a $15,993 amount on a credit report that the company said they didn’t put there. After a dispute on Experian, Ocwen refused to take off and won’t until 2023! Let’s not forget they sent me a 1099-C which is a cancellation of all debt. I hate this company. Tia.

I have been trying for days to reach PHH as they have taken over my loan recently from Ocwen. All I get is annoying music and then after a while I get my dial tone back, I call again and they say another 22 min wait and so I tried to e-mail them. I get every e-mail returned with no explanation. I tried to register my info to set up login to pay my loan. It doesn't accept anything I type in. I don't know what to do.

Updated on 5/16/2019: I am writing about our second experience with PHH. Last week my husband got their Western Union number so we could send house payment, it's 20.00 more but it's good proof. Anyway I asked him to call PHH to confirm they got it. So twice this week he calls and they put him on hold an hour each time so he has to go back to work and he hangs up!! His name is on loan not mine, so he does the calling. I guess I'm shocked cause everything I read on this site is 100 percent truth.
What I dont understand is I read, "Oh we care, we will contact you!" Don't just contact people. Fix your damn problems!! The CEO of this company should get his behind off the golf course or his yacht and wake up to what's going on!! Please fix your problems!! You are making a lot of hardworking people that pay or want to pay their bills have stress that's not even their doing! My husband has a right to ask if his housepayment arrived and get an answer!! Please hire people who know what they're doing! I am sure it's not rocket science. Hire people with integrity that will not lie to get off the phone, that understand English and we understand them, that don't leave customers on hold for an hour, twice. It starts with you internally PHH, you want to destroy customers lives if they're a minute late on their house payment, but you can't even fix your own people that work for you. How shameful!!
Original Review: My husband got letters a couple months ago about Ocwen selling our mortgage to PHH. It's happened before of our mortgage being sold so I did not think anything of it. Last week I looked out of window and a girl was taking pictures of house, I thought maybe since the house insurance got renewed the insurance company needed pictures. Two days later it was dark out someone pulls in the driveway. I went to the back door to greet them, and then I heard them leave. Went to the front and there was a foreclosure letter taped to front deck. My husband gets home from work and we are reading every review about this company and we are freaking!
After a no sleep night, my husband calls Ocwen in morning, the man told him that Ocwen still owns our loan and we are current and PHH doesn't even have all our paperwork. We also got our lawyer involved. Thank God for Ocwen! The man removed our home from the sheriff sale list. And Ocwen called my husband today and Ocwen was still trying to figure out why PHH did that. Also the tons of bottom feeder lawyers are sending flyers in the mail to help us save our house. Before this happened we kinda started remodeling our bathroom, now I have no desire to do anything here. We did not get a late payment notice or anything to even straighten this out, they went right to foreclosure!! Anyway we are both looking at things very differently now with what we will do in this house or not do. Also I would like to add, the lawyers who do the mortgage companies' bidding, can you take a minute to make sure it's true before you send foreclosure notices? Ocwen told my husband to make sure we pay our payment to PHH after the 7th, I hope this is not a trick from PHH to accuse anyone of being late with their payment.

I called Customer service 4/24/19 to get a payoff on a loan of my deceased Aunt who passed last May; PHH has had the loan less than 2 weeks. I was Unsuccessful on my 1st attempt to get a payoff after 20 frustrating minutes I gave the CSR some choice words and hung up the phone. I took a few minutes to calm down and I called back to get a payoff so that I can close on her home and be done with it; after spending 48 minutes on the phone and asking at least 15 times to speak with a Supervisor the CSR finally agreed to fax the Payoff. She said it would take 2 days; I wasn't pleased but I had to accept it.
Today is Monday the 29th of April and still no faxed payoff, so I call and am told that they are trying to process some figures and fees in order to give me a payoff and this can take several more days.??? I would never recommend this Horrible Company or its Horrible Practices to anyone. If your Mortgage is turned over to them; you are screwed!!!

Our mortgage was transferred to PHH from OCWEN in April. Just received a notice that our escrow was behind by almost $1400 and so $40 was going to be added to our payments starting June 1. Have contacted this company several times only to be answered by someone I couldn't understand. When I asked to speak to someone I could understand I was told "I speak perfect English." Well, evidently you don't if I can't understand you. I asked to speak to a supervisor and was told "I cannot transfer you."
They also have no record of our account. I have contacted our county auditor and our homeowner insurance and was told by both that everything is up to date. WHAT ARE YOU PEOPLE DOING? Had the same experience with OCWEN last year before we finally got it fixed. Btw friends... OCWEN merged with PHH so there is no reason for payments or escrow to be screwed up. Piss poor company. Also after waiting for an answer after being on hold for half an hour my call was lost. Tried to call back but kept getting a busy signal. My advice to PHH... 1) GET SOME ENGLISH SPEAKING FOLKS! 2) Good luck getting an extra $40 from me.

Updated on 05/09/2019: The Ombudsman Office deems my issue with Ocwen resolved saying there were no errors made. I am out $550 for an appraisal that was insisted on to REFINANCE. Only to be told Ocwen does not refinance. This is only a small part of the problems. There is no email information available to respond to their "no errors made". Therefore I will continue to inform anyone and everyone what Ocwen employees have done. I originally stated the problems I am faced with and it has NOT been resolved. I have had to resort to other options involving over $15,000 due to this company's deceit and inadequacies.
Original Review: If you check Ocwen BBB rating, it is F's across the board. On March 18, 2019 I inquired about refinancing my mortgage so I could have some much needed repairs done on the house. After reviewing my credit score, 15 years of mortgage pmts, etc. I was informed everything looked perfect. I could even take extra monies to pay off a bill or use the money however I wished. I was emailed paperwork to get things started and a loan officer was appointed to my loan. I was informed I had to pay for & have an appraisal done before any repairs could be started. I immediately paid for the appraisal and it was submitted the day after it was done.
I emailed the loan officer several times trying to find out the status of the refinance. At least 6 out of 9 times I received an automatic response stating the loan officer was out of the office, not checking any messages. At one point the message stated he was out of the office for 4 days. Needless to say, I am not getting anywhere quickly here... When I finally spoke to the loan officer, he informed me he had all the paperwork he needed and we could close in "a week and a day". I asked him if I could have the repairs started and he said yes. This was April 16, 2019.
On April 24, 2019 I received an email from the loan officer stating my county tax payment could not be confirmed. My taxes are in escrow and are paid through Ocwen. I called the county tax office the next morning to inquire about this missing payment. I was informed by the tax office the payment was received at 4:30pm the previous day. So, Ocwen was trying to confirm a tax payment they had not submitted yet, and presenting this as a problem, delaying closing on the loan.
After responding to a questionnaire as to whether or not I would recommend Ocwen to friends and family, in a negative way, I received a call from a 3rd employee of Ocwen. This woman proceeded to tell me I could not refinance my mortgage for repairs. I would have to pay for the repairs out of my pocket, and afterward, I could refinance to get the funds. She also stated that I had been told this all along. Now I'm thinking someone put something in my coffee! I emailed the loan officer in charge of the refinance, said I have been getting the runaround for almost 2 months now and apparently paid for an appraisal ($550) that was useless.
I got home that night to find an email stating If the appraiser updates the report to show he is okay with it "as is" then the repairs may not be required and we will be able to move forward. No one said a word about the appraisal previous to this. I now have NO access to my front door, I have repairs partially done due to the fact that Ocwen employees either outright lie to their customers, or have no idea what they are doing. Three different people, three different stories.
I have contacted an attorney concerning this matter. I am not too keen on being told my taxes weren't paid when they are in escrow, that is just wrong. I also emailed the CEO of Ocwen/PHH, I seriously doubt I will get a response. The only reason I am writing this review is in hopes no one else is subjected to this kind of misleading treatment. It has now been approximately 6 weeks since the start of this mess, and it is still not resolved. Do your homework and look into the other reviews and lawsuits connected to Ocwen.

My loan was transferred from Ocwen to PHH Mortgage. I tried several times to make a payment online and was eventually kicked out an told to contact the 800 number listed. It was a nightmare from that point on! After a long hold and speaking to the first representative she transferred me to a "Specialist" (another long wait). The Specialist transferred me to another rep. I was transferred three more times. The last person I got transferred to was so far off the grid. She informed me that she had nothing to do with PHH Mortgage! This took over two hours! At this point I had to call and start from the beginning...which I did. This time I requested a Supervisor. So again after a long wait I got a lady who informed me she was not a Supervisor but attempted to help me. After getting a IT person on a three way a work order was made and I was told I would be contacted.
A week later no one contact me so I called back of course. I got a representative and requested a supervisor. I did not get a supervisor (not surprised) but I was transferred again to a Specialist. This time the Specialist took my payment. Could not update me on my work order (again not surprised) and transferred me to a different department, to address my work order, which eventually did take care of my issues. If this is my future with PHH Mortgage, hours on the line. Horrible service, I'll pick a good movie a make popcorn to plan for the long phone calls! Good luck any future PHH Mortgage clients.

I have been a customer with Ocwen for 13 year ex. Recently I received a notice that my mortgage was transferred to PHH. I immediately called Ocwen and they said that my account was in the process of being transferred to PHH and any payments and information was from PHH now. The representative from Ocwen gave me PHH customer service number to call. I immediately called PHH trying to make my mortgage payment. The representative from PHH told me that my account had not been set up yet and for me to hold on to the payments until I received something in the mail about my account. Today I receive an new account summary in the mail and it states that I am behind now. I am very frustrated, I tried to make the payments but was told to wait. Now I am not sure what to do. Any help from PHH would be greatly appreciated. I don’t want to lose my home.

My loan was transferred from Ocwen on April 1, 2019. I went to make a payment on the Ocwen website on March 31, 2019. On that day I was 88 days past due. I could not make the payment as the website was not working for payments. Trying to make the payment prior to the 90th day because I know they will only accept 3 payments at this point. I called Ocwen on April 1. They said the loan was transferred to PHH. I called PHH. They said it takes about a week to get the loan downloaded in their system. During that week my loan went over 89 days.
The loan was finally uploaded on April 8. My relationship manager Mr. ** said because of the transfer on the loan they would make an exception and take the 1 payment. He put notes in the computer and told me to call 877.744.2506 to make the payment. I called that number and they told me there were no notes that show that and I would have to make 3 payments. I called back to the relationship manager and could not get him back on the phone for 2 weeks.
I finally got irate from talking to another relationship manager and he specifically told me he sees the notes that Mr. ** promised to take make the exception and take the 1 payment. This was yesterday April 25. He put notes in the system and said Mr. ** would call me between 2 and 3. Mr. ** still never called. I called back and spoke with someone else at 4:30 pm. They said they would email Mr. ** and have him call me. Mr. ** finally called and told me he did not tell me that he made that exception. A BOLD FACE LIE. As you know they record the calls and the other relationship manager verified Mr. ** said that.
At this point I was furious. I asked to speak to his supervisor. After being on hold for over 40 minutes. They transferred me to the supervisor. The supervisor stated he sees my concern. He sees the numerous times I called. He sees the issue with the delay in the boarding of the account which threw me over 89 days past due. He stated he even sees that the relationship manager promised me that he would accept 1 payment due to all the issues. But after all that he states the policy is the policy and he was sorry that my relationship manager gave me bad information and misinformed me. Due to the delay in boarding my account in a transfer of loans I had nothing to do with I have been unjustly punished to make 3 payments which is now over $23,000.
Then to add insult to injury I was told they would accept 1 payment that is verified and documented by PHH and then for PHH not to honor that is criminal. Now they want to start foreclosure and all I have been trying to do for over a month is make a payment. This is horrible and the worst service. What a first impression on a new company I am suppose to deal with on my mortgage.

I was one of the unfortunate Georgia loan holders with a mortgage lender that was sued and we supposedly won. Seriously? I won $180. out of billions. Then my loan was sent to Ocwen. They never researched late fees that should have been eliminated when the lawsuit was over. Instead- they send me threatening letters for late fees which total over $3,000!! Then they tell me they can refinance me and ADD the fees into the loan? I have NEVER spoken to anyone at OCWEN that knew what the heck they were talking about. Period. NOW...it is another mortgage servicer, PHH, which...(YES-THIS IS TRUE!!)...a division, partner, or also affiliated with...here we go again...OCWEN??
I know OCWEN is simply running to hide under PPH umbrella so they MAYBE won't be sued for unlawful mortgage actions, such as raising my monthly payment...without any of the money overbilled is actually being posted to my loan? Yep, it's right! OCWEN cannot identify WHY the payment was raised-the principal has not changed, the INTEREST DID NOT GO UP, and get this- THE ESCROW PAYMENT HAS NOT CHANGED? These crooks really think I will pay you $10 more per month and not be told where the funds will be applied? SINCE PHH & OCWEN are the SAME COMPANY-Both of them should get ready for another lawsuit. Seriously, they think we are all ignorant and will just keep paying them whatever they say the bill is? WRONG WRONG WRONG.

I called PHH on April 4th requesting a 30 day pay off letter. It is now April 25th and still no payoff letter. Each time I called I am on hold for up to 30 mins, like I have nothing to do, but wait on them to answer the phone. When they do answer, it's the same thing. We see the request and will have to get with that department to see why you never received the payoff. Is this fax number correct, and is this email correct. Yes to both questions... It will take 24 to 48 hours to receive your request. 48 hours later I am on the phone again with the same runaround. We can't talk directly to that department. It will take 24 to 48 hrs before your request is emailed or faxed. Today I asked for a supervisor, and guess what? It takes 24 hrs for one to call you back. Enough is enough already...

UPDATED 6/16/2020: I have a loan modification with this company since April 2019. It was transferred from Ocwen and was a terrible experience. I have been making my payments as agreed since June 2019 to the present. I was working on getting this loan refinanced and just found out it was denied. PHH has refused to provide me with a mortgage statement, they provide me with a statement of account and sent documentation to my new potential lender that every payment from June 2019 to March 2020 has been late. This is not true as I have it set up on bill pay to be paid the 3rd of every month. PHH has been unwilling to send me a simple mortgage statement or even coupon showing amount paid, day paid and loan balance.
I am a disabled veteran and this is a shameful way to treat someone who has served her country. I have called numerous times and my lender has called and no one is helping me. I get the same runaround and a statement of account that is complicated and so small you need a magnifying glass to read it. I would recommend never working with this company. What I need is a simple mortgage statement that meets FHA/ VA guidelines for documentation. As a mortgage company this is something that they should be familiar with.
ORIGINAL REVIEW: I was approved a loan modification from Ocwen, who was in the process of transferring services to PHH, I just received my loan modification paperwork dated 4/5/19 that was signed by Ocwen. Now PHH has been giving me the run around on payment amount, increasing the monthly payment by $221.00 with no reason given, trying to say I owe back escrow fees, when all that was rolled into the recently approved modification. I have called numerous times, PHH has changed numbers, cannot get ahold of my relationship manager Corancie **. This company is terrible and I'm afraid that I will lose the house. I just got approved for this modification. Terrible way to treat an 100% disabled veteran. DO NOT USE THIS COMPANY.

I paid off my mortgage with Ocwen in August 2018. Ocwen sent a letter acknowledging that the mortgage was paid in full and that they would be contacting the registry of deeds in my county to release the lien/mortgage. I've had to follow up continually with them to find out where they are with this. For months, I was told it was stuck in the legal department. Today, they claimed that the county was informed in Feb 2019. Today, I had to insist that Ocwen e-mail me a copy of the release of mortgage that they supposedly mailed but that was never mailed to me (which is interesting in itself because the original "You've paid off your mortgage in full letter" stipulated that a copy of the release of lien/mortgage would also be mailed to me. It wasn't -- I had to ask for it.) As usual, I'll be following up with Ocwen and the registry of deeds. Lots of time wasted on something that should have happened months ago.

I didn't think it would be possible to out suck OCWEN Loan Servicing, but PHH is a close second. I am typing this while sitting in Central Iraq, (Yes the Middle East) because of a loan modification that has erroneously taken just about three years to complete. I'm on hold for the second time tonight, the first time for 30 minutes and the second we're up to 35 minutes and am NOWHERE CLOSE TO TALKING TO A PERSON.
I asked to speak with a Vice President because no one in customer service seems to have a clue what the phone extensions are and my case manager hasn't replied to me in FIVE MONTHS. I don't think I should get special treatment because of what I do for a living. I expect customer service. I'm paying you people, get off your **. Fix the problems, I don't need an Ombudsman. I need someone to get me answers and fix my issues. I didn't have a say in my mortgage getting sold by a ** mortgage company to another ** mortgage company. I want the number to a Vice President because obviously that's the only way I'm going to get results. After over an hour and change on hold I'm calling it quits for the night.

I have never had good service from them. First of all insurance paper work that was fax to them from several different companies to show proof of insurance all was lost and forced insurance was placed on me at 5 times the national rates for both flood and home owners. This company help in my divorce by putting undo stress on my spouse by calling 20 times a day about payments and other items. This is no exaggeration. I have paid for flood insurance when I was not required to have it, then the great flood of 2016 I received noticed that I did not need flood insurance from them and within 2 week after the flood, they since a notice stating I needed flood insurance. They are sharks that do not give a care about the person that deals with them.
I had automatic payments taken out since I started with my home and every time it has change hands I change it to meet the companies requirements so not to be lost in transition from company to company. This company lost payments and held payment. I had to start sending every payment with a signature required receipt and founded them signing for it 2 to 3 weeks before cashing them, then they would require last fees on top it after the fact. My credit scored has dropped over 200 point just because of the caring business tactics.
I have asked to have my account reviewed by someone not part of this company and it has been denied. Nobody wants to fight this company even though this company has had several lawsuits against them for same stuff in several other states. I know that nothing can be done against companies of this size and even if you do get some retribution for what has been done to us, they will do it again because nobody is going to stop them... They can not fix this problem and will not be shut down for the unethical tactics that have been done. You just got ** and did not know it until it was happening, it was too late to fix it.

Former Ocwen Customer with backed up late fees. So PHH is charging a 40.00 a month late fee on the late fees that carried over from Ocwen. So if I pay 40.00 a month towards the late fees, they will keep charging a 40.00 late fee! How is anyone supposed to catch up. I do not trust them at all, and dread the last five years we have on our mortgage. So stressed over this, and I loathe talking to people from other countries, because you cannot understand them!

Transfer from OCWEN to PHH and every time I log in my password no longer works. Then I go through weeks of trying to get my password fixed. They are unaware that to reset your password requires a security code according to their website. Ugh, they are so frustrating.

After 16 years with Ocwen, they sold to PHH. Since then, I have received notices of default when I am indeed (and always have been) current with my mortgage. PHH also falsely dinged my credit when I was in the process of getting a loan. Because of that, I can't get the loan until they retract their false reporting. I've been told that they have but I haven't seen this yet. I am going to speak with an attorney this week and see what can be done. My family absolutely does not deserve this and I am at my wits-end speaking with their rude employees. This is is the worst mortgage company ever. If your loan is bought by PHH, please consider refinancing through another mortgage finance company.

Told me thing I had already told them about the loan. Would not take payment for over 4 months so that they could foreclose on house to make it a rental. I have owned the house for over 10 years not missed a payment. They came along g and tried to get us out and we have a VA loan on top of it. Anytime I tried to call, email, write, or contact them through their email I got no help. They should be out of business.

Today I received two certified letter. One from Ocwen and the other from PHH. One telling me that PHH now has my home mortgage the other From PHH tell me that foreclosure has been started. I was in the process of loan mod before this. So I called the number on the letter. On hold for over 30 min. Could not understand the person on the phone. Great way to start a new relationship with PHH.

Called OCWEN on April 18, 2019 about a door hanger they left regarding a debt being owed, which was confusing since I have had automatic payments set up since they bought my mortgage years ago. I called OCWEN and they told me that they already transferred my account to PHH Mortgage on February 1, 2019 so I need to call PHH Mortgage to get more info. I asked why I wasn't notified until the door hanger on April 18 and of course the rep said that they sent me something in the mail in January, which did not happen. OCWEN has my email and phone number why did you not contact me through other means? Also I found out today that OCWEN and PHH merged and it was not necessarily a mortgage transfer.
Then I found out that somehow PHH received my entire February payment (I pay twice a month) even though OCWEN "transferred" my mortgage on February 1 with no way to keep my automatic payments. So why couldn't my automatic payment setup from OCWEN be retained at PHH if somehow PHH still got my February payment? Also, OCWEN shut off my online account with them so I cannot access my previous payment statements or tax statements, which I am now trying to resolve too. AXIOM Financial did a much better job notifying me when they sold my mortgage to OCWEN. Do NOT use OCWEN or PHH if you have other options. Your mortgage is their asset to do whatever they want and the real people and lives attached to those mortgages are collateral damage in their business transactions. I wish I could give zero stars.

I too am a recent previous Ocwen customer. I made my first payment to PHH. I had trouble logging in to my account to verify my payment, however after an exhausting 25 minutes and dealing with two different people that I had a tough time understanding, I finally was able to log in. Once I was logged in my payment went up by $46. No late fees, always paid on time and directly with my bank's bill pay. I could not get an answer after more than 30 more minutes on the phone, repeatedly put on hold. I was finally told I needed to speak to Ocwen.
After another 10 minutes on hold, somehow my call was disconnected. No callback, no nothing. The other matter had to do with working competent people. It seems as though every person I spoke with had a distinct accent, as though they were using an outside foreign company for their customer service. That did not make me happy either. It seems as though it’s easier to just pay the extra $46 than to waste another hour of my time. Get it together PHH!! You’ve got us by the short hairs, give us a break....

I had paid off my Mortgage about 4 years ago and couldn't find the pay off deed. I had the approximate year and the mortgage Number, but no other info. Within 5 minutes, I was provided with the necessary information and how it would be sent in the mail. Problem resolved.

I will be transferring to PHH from Ocwen. The reviews are horrible! Ocwen' s service was not good so to go to another company that has the same issues is upsetting. My suggestion would be for both companies to change their business practices to accommodate their customers.

Never get a mortgage from Merrill Lynch or PHH! Not only was it a very expensive loan (points and rate), it is also a nightmare to deal with them. Every step they will nickel and dime you. Inspection fees added (sure it is only $11 here and there and this month twice...). What pissed me off was the answer when calling. "There is nothing we can do. We don't know what it is for but you agreed to it when you signed the loan papers..." "Can I talk to your supervisor?" "No. I can't connect. The only thing we can do is take your name and number and somebody will call you in 24-48h," (Which they will not). Even making a payment (any other form other than sending a paper check) on their website or phone will cost you 7.50 to over $50. I've had various mortgages in my life. They are all a bit dicey, but ML/PHH are by far the worst.

DO NOT use this mortgage company unless you want 15-30 years of misery and stress. They do NOT answer emails, phone calls, or any questions in a timely manner that helps to avoid late charges or foreclosure. They are in it only for the $$$. They do NOT care about circumstances of ANY kind or reason. You need a passport to talk face to face with customer service of this "company". What happened to good AMERICAN companies that don't try to make hard working Americans fail. I will NEVER buy a house again after dealing with this company. The ineptness of their customer service is rated to that of a mob hitman as in they have ONE goal. To make YOU FAIL at owning a home with outrageous interest rates (changed every 6 months whether fixed or ARM). Beginning to believe the American dream is to just travel. Don't OWN anything other than a car. They have shot my thoughts of a dream all to **.

Trying to speak with someone to make payment arrangement. People pick up from some place in Asia. After speaking with someone, I would like to warn all existing customers that this is a company that are in loan sharking business. I’m one month behind, they sent me forecloser letter. Wants me to sign me property over to PHH to avoid foreclosing. Another Bernie Maddoff scam. Contact appropriate legal authority to handle issues. PHH is clearly in predatory lending business. Loan shark in disguise of mortgage business. I’m planing to contact a news paper outlet to write about it. On google PHH has thousands of reviews and not one positive one. BE CAREFUL ALL.

Assisting with a reinstatement on a loan and have been on phone for over hour and a half, am not getting anywhere, there are several fluff fees on the reinstatement quote that need to be removed, looking for three additional days to reinstate loan and no one is answering phones, deadline of one week before foreclosure date and can not get anyone to pick up lines and return calls.

Homeward Residential transferred my mort. to Ocwen. Now Ocwen is transferring my mort. to PHH. These are ALL the same CROOKED company. After my mort got transferred to Ocwen I kept getting notices about refinance from Homeward Residential in with my monthly statement. Since I have had my mort. at Ocwen I have sent large payments 5,000 / 10,000 / 5,000 / etc. to pay down my principal. On numerous occasions Ocwen took out a payment that was not due - BEFORE applying the money to principal. This is so they can get the interest before the bal. goes down. Most recently I paid 5,000 over the phone to be applied to principal. They took out a payment for May?? It was April 2 & I had already paid April. WTF!!! I was mad and requested a payoff. I never got one until April 16th and it was for more money than my last statement said I owed???
Before I could get any of this straightened out Ocwen transferred my mort. to PHH who claims they can't find my loan??? When I called Ocwen back they said, "We transferred your loan to PHH." Now the bal. due is wrong & I got no statement for May so I can't see if they applied the funds to principal before the transfer??? At least most loan sharks tell you what's going on upfront!!! I believe they refused to send May statement so they can charge me a late fee if I forget. IT'S TIME TO SHUT THESE CROOKS DOWN!!!
