    I don't understand what happened to Ocwen. I know they say that they are in the background somewhere but I don't believe that because Ocwen would never allow me to go through the things that I'm going through right now. PPH mortgage is the most disgusting company that I have ever had to deal with. Every time I call to talk to someone I'm talking to someone way over in the Philippines and I don't understand how is it that my house is in the United States and I have to pay somebody in the Philippines. And when you asking to speak to a supervisor they ask so many questions I didn't I tell you a supervisor is not available to talk to you at this moment.

    I will be contacting eight on my side and my lawyer. Whatever happened to Ocwen loan services? I've been in my house when 19 years and I have never had this problem with Ocwen. They turned my mortgage over to PPH mortgage and April and it's been hell of a nightmare. Every since I only gave the one-star because it would not let me go past it unless I done something but they do not deserve that.

    PHH Mortgage Services billed my Elderly father for over $3000 worth of “property preservation” fees after he was behind 3 months on his mortgage. Those charges consisted of $125 lawn care fees twice monthly for 3 months (the grass was only cut 2 times) replacement gutters that didn’t need to be replaced and the replacements were poorly installed and have began to fall off, roof repairs that never happened, changing locks which should not have happened being that the house never went into foreclosure, and other fraudulent charges.

    Now that I have made this loan current it has been 2 weeks of at least a 1 hour phone call of me trying to be added to this loan, I’ve provided power of attorney and an authorization letter however they refuse to add me to address these issues. I can’t imagine how my 86 year old father felt having to deal with 20-30 minute hold times ever time he would call. Very sad that our Government allows companies like this to take advantage of tax payers!

    March 20, 2019 I received documents to agree to a loan modification and a trial payment period at the same time. I signed the documents and returned them. I spoke to an agent today and he stated that customers receive a trial payment plan before the modification begins. Unfortunately for me the modification amount commenced before the trial payment plan. For three months my payments we applied and recorded as $98.28 short. The agent told me I should have called to verify the amount before I sent my payments.

    I have never experienced this type of poor customer service. I have been in contact with PHH since my loan transfer in February. Yet I still receive collection calls and home inspections. I made numerous phone calls and sent every document requested and my mortgage still reflects that I am three months behind. I am requesting for the trial payment plan amount be granted and for the appropriate corrections be applied to my account. In addition I request for the inspection fees be removed from my account.

    I've been on hold for an hour and a half just trying to speak with someone in the United States. There have been issues from day one with this company! Every time I call there are excessive holds and I get hung up on. I would pay good money not to have to deal with this company and their time-wasting, incompetent staff.

    Updated on 04/27/2020: Back in October 2019, through a computer glitch, PHH drafted $74,041.41 from our bank account versus the monthly mortgage payment. It was an ordeal to say the least. Their error. No problem they said. We will not report negative to your credit etc. Today, we are having to buy a new home to relocate. PHH reported us to 3 major credit bureaus that we were 30 days late during that time in October. So, we can’t pre-qualify for a home now. Never been ever late in 25 years of having a home and this company makes a computer glitch and messes up our life just like that. Not very helpful in trying to fix it either. On the phone over an 1 hour and 40 minutes and nothing really but the mundane card reading. Terrible, terrible, terrible. This will take a long time to fix and with the current status of the pandemic, not what we need. Thanks, PHH.

    Original Review: This terrible company overdraft our account, took 74,000 out of our account for our monthly draft. Claimed update on system went wrong. I believe they are scammers. Thank you. Now we have a mess. Terrible 10/2/19. Fix.

    I have attempted to make several calls to PHH Mortgage Servicing on my recent mortgage statement. They are holding money in an Suspense Account but claiming my mortgage is late. I have taken numerous time from lunch hours trying to speak with a live body. Now, I attempted to make my mortgage payment yesterday, the 1st of the month and stated "unable to make online payment at this time." AUUGGHH. Ocwen was amazing in this respect with communication.

    Their mortgage assistance program is a joke. I recently separated from the Air Force and like 80% of vets have had difficulty finding a job. I contacted PHH 2 months ago to explain my problem and they said to put in an application. It took over a month to get the correct paperwork because they kept sending it back stating that the paperwork was over 90 days old. Impossible since the dates were the same date I submitted and were less than 30 days. After arguing and resubmitting the SAME unchanged paperwork 5 times they accepted it and said I’d still have to wait over a month. When calling to follow up it’s obvious they don’t read my account and are terrible to work with. If you have a choice DON’T USE PHH!

    OCWEN sold my mortgage to this company and this is the WORST mortgage company I’ve EVER dealt with. I had a name change on our homeowners insurance, NO LAPSE in coverage & because our adjuster could not download policy name change due to PHH website, this company is consistently sending me threatening letters saying I owe them $3.00 for one day without coverage, which there was NEVER any lapse in coverage and now have turned me into their collection department. My insurance adjuster has made several attempts to make it clear there was no lapse in coverage, the 1 day delay was due to PHH’s website not working. I have also tried to clear this up as well without no prevail by PHH.

    It is EXTREMELY difficult to talk to anyone at this company because no one speaks fluent English. It is beyond words that this company is threatening me over $3.00 of which I DO NOT OWE! This company doesn’t even deserve my 1 star review, this mortgage company deserves a triple negative zero in my opinion. But that $3.00 sure does mean a lot to them, so much so, they’ve gone to the extreme of turning me into collections. Absolutely the worst mortgage company ever and so very “Petty”, their mistake, not mine!!!!

    My mortgage was recently taking over by PHH, even though they are still owned by Ocwen they want me to open a new online account. When I went to do this they said I would have to provide my full Social security number which I refuse to do on the web. So I called and after being on hold for ten minutes the nice young lady transferred me to web services where I was told there was nothing she could do for me so I asked to talk to her supervisor. She told me she would transfer me to another dept. Instead after being on hold for ten minutes she picked the phone back up and said hello, when she realized I had not hung up she put me back on hold. Ten minutes later the call was disconnected. Needless to say I am not very happy with this new company, I believe I should be treated better than that, after all they make money of me, and furthermore why should we pay them a fee to take our money online, don't they make enough money off us already!

    I have hard time to get their attention. They do not pick up the phone during the biz hour 8 to 5 EST. They do not return phone calls. Always put us on long waiting time. Their Customer Services are not professional. When we call them, we definitely have a issue/problem. I think they should pay attention to us to resolve our problems. Thanks, David

    If I could give 0 stars I would. My Ocwen loan was transferred to PHH Mortgage Services recently. I wired a payoff payment of $60K+ to PHH and followed all of their instructions exactly. Almost 30 days later, they have no record of the payment and as a customer, I can't get past anyone higher than a customer service representative. I am put on endless hold for "escalation supervisors.". At this point I am beginning to believe that they don't exist. My calls keep getting "disconnected." After my third call this morning, suddenly I get a message stating that the system is down due to "unforseen technical difficulties." Probably a coincidence, but very frustrating. I sense no urgency on the part of PHH customer service representatives. I am currently working with the attorney I keep on retainer to determine a path forward.

    It is absolutely impossible to get the help you need from these people. They are rude and demeaning. I told the rep I spoke to this morning that my financial situation had changed because my daughter had a baby and is now living with me. Her response to a new baby was, “Im really sorry to hear that.” I’ve called twice to try and get help and have been talked down to because I’m one month (now half a month) behind. And after I sent the first payment by mail, they threatened foreclosure. I just want to get caught up without any threats. It’s been a nightmare- where did our nice Ocwen reps go?

    I called in on 9/16/19 trying to pay on my account. I was told that due to the account the least they could accept was $1,248.34. I let person I spoke know that I didn’t have that and asked when is the last day that I can pay the amount. She said 9/30/19, anytime after that the amount would be different. I called back on 9/30/19 as instructed and was told my account was sent to foreclosure today. I mentioned my conversation from 9/16/19 and I was told that I was provided false information on that date. I asked to speak with a supervisor to discuss the matter.

    The Supervisor got on the phone and told me I’d have to contact the attorney and get a reinstatement quote and they could not do anything. It seems like the computation they provide is never the same and you don’t know what to believe. When my account was acquired I received statements with charges that were confusing and no one could explain anything. Ocwen was bad but this company is horrible.

    Horrible customer service. Unable to understand due language barriers. I explained my situation, and they still forwarded to attorneys for foreclosure. Each call takes over 45 minutes and then I get the runaround or hang up on. Agent lied and said I had to reinstate with attorney office because they couldn't accept payments from day one, unless I agree to pay forward my taxes. I have always paid my own taxes and insurance. I have miss a few times being late and in the hospital, Ocwen would pay it and I would pay them right back. PHH lied and said Ocwen escrow my taxes & insurance and that was a lie. It never happen. PHH will not expect none of my payments towards my mortgage, due to me not paying double taxes and my taxes are already paid for 2019, thanks to me. I had to give them all my information.

    I called PHH the following day, and every week and still no help. They lie when they say they will look into it, I haven’t received no help yet and it’s been 7 months since they took over from my understanding. I never received a 30 days notice that my mortgage was switching to PHH or any mortgage documents from PHH until months later. They are trying to delay, add additional fees, so they can attempt to foreclosure on my home. People, get your attorneys involved right away. It’s has caused undue stress and hardship in my family.

    Ocwen was a good company to have our mortgage with, there were no problems, but when they sold my loan to PHH, I've already gotten several letters saying they are going to foreclose on our house because our payment is short every single month. When I ask why, they say it's because of our escrow or property taxes or blah blah blah. It never makes sense and I'm $80 short one month and then the next month I'm $106 short. Mind you, we use a bi-weekly program that pays our payment, the same amount, every two weeks for us. Seems pretty fishy to me, when we were never short with Ocwen.

    Then if I want to pay the extra over the phone it's $17. If I want to pay online, I have to make a full payment. I was told that when a company buys loans from another that they pass those fees they are charged onto the customer disguised as other stuff. Don't know if it's true or not, but I feel like they are talking in circles about why my payment keeps going up. I will be taking out a 401K loan asap to get away from all this bs.

    PHH called my husband for the payment. We had already mailed the payment. In a nut shell they took they money thru their online process without permission. After speaking to someone who told us my husband gave permission to do this we asked to speak to management. The lady went back and listened to the recorded conversation to tell us he did not authorize the transaction. She said it would be address and NSF funds refunded. Fast forward 5 days. Guess what they did it again. Tried to take the payment out a second time. We are having to put a stop pay on anything thru PHH unless we tell the bank to pay because of this ordeal. This is why I hate people having bank information. They just take it out. Who knows how long it will take to get refunded the NSF charges. I want to know for sure the employee has been handled. He could do this to others.

    My mortgage was with Ocwen. I was on a bi-weekly pay plan where as I paid 1/2 of my Mortgage bi weekly (I could pay off my Mortgage with the extra payments applied to my loan) for a few years w/extra payment applied & accepted to my loan balance. I continued with my bi weekly payments with PHH (with their blessings), but just this week I was told over the phone that a letter was sent to me notifying me of the cancellation of the bi weekly program earlier this year, but I never rec'd letter.

    My payments were received by PHH & applied to my mortgage, but I was told that I owe over $2,000 as of today. Now I am told that the payment for the month should have been rec'd on the 1st of the month and I will need to pay the $1,060 by the 1st of Month or I will need to pay a $39.00 late fee. Why did this just come up? Are they trying to force a foreclosure on me? I am 66 yrs old and believe they are trying steal my home because of the equity. I also was told a day or two earlier by a rep from Ocwen that I did not have anything to worry about my Mortgage was current. This is driving me crazy. (To work and pay for a home for years, to have someone try to take it away from you.) One of PHH Agents/employees helped me set up the bi weekly payment plan.

    Ocwen transferred my 75 year old grandfather's mortgage to PHH mortgage in June 2019, after being approved for a loan modification with Ocwen in March 2019. Apparently all the information from Ocwen didn’t transfer over and PHH mortgage is trying to charge my grandfather more than the modification amount he was approved for. I have called PHH several times and I either get hung up on or told someone will call me back within 48 hours with more information. Neither has happened. My grandfather is now failing behind in payments again! I feel like PHH mortgage and Ocwen are scams working together. Apparently they prefer foreclosures & the lawsuits haven’t taught them a thing.

    My home loan was transferred to PHH “Mortgage“ from Ocwen. I thought Ocwen was bad, well PHH makes Ocwen look amazing! I have had 2 surgeries in a 3 month timeframe. We had signed up for our payments to be deducted from our account each month, never happened. We got behind on our payments while I was fighting through these health problems and surgeries. We had our bank make a payment through bill pay. Bank sent payment to PHH but somehow the payment has vanished into thin air! We have called numerous times and spoke to many different people, sent documentation to PHH showing the payment was made. These people have NO CLUE what they are doing! I’m at the end of the rope and I want ANSWERS ON WHERE MY PAYMENT IS!! This company is a joke!

    On 9/23/2019, I wire transferred a large amount of money to M&T bank, as ordered by PHH, to make a principal payment. As of 9/27/2019, the payment has still not been posted and PHH can't tell me where my money is. My bank was contacted and their records showed the money being transferred on 9/23/2019. I feel like I'm getting the run around by PHH. I need answers.

    In August 2019, my loan was sold to PHH. I had already paid my August payment to the original owner of the loan on July 22nd. This occurred as I was in the process of refinancing my loan to take advantage of the lower rates. PHH improperly applied the August payment to escrow on August 13th, making my principal balance higher than it should have been. I discovered this issue on September 13th, as I was working with the loan officer for the refinance. I called and spoke with supervisor at the time and was told they would put in a request to have it fixed in 7-10 business days, but that they would attempt to escalate it.

    After not hearing anything, I called back on September 18th at 11am, and was informed that no request had been submitted on my account. I was then transferred to the escalation department to work with a representative there named Taylor. I let her know that I work a job that doesn't allow me to carry my phone on my between 9 and 5, so communication would need to be after hours or via email. Taylor promised to send me an email with contact details that day, so I could call directly and she could send me updates during the work day. After not receiving any communication on the 18th, I called back the escalation department the 19th at 7pm, and after an hour on hold and learned that Taylor had not submitted the request or sent an email.

    After still not receiving any communication I called back on the 20th at 4pm, and spoke with another representative that was unable to connect me to Taylor. It took 45 minutes on hold to reach anyone in the escalation department. I received a templated email with no account details at 4:30pm on the 20th. I sent an email requesting information, of which I have yet to receive a response to upon writing this complaint on the 26th. On the 24th at 5:30pm, I called the escalation department again. The request had been submitted and should have been resolved on the 25th. On the 25th, I called at 9:30. The escalation department line sent me into a hold, and after an hour of waiting, I called the main line at 10:30. That line mentioned the office was closed and hung up after the message.

    On today's date, the 26th of September at 8am, I checked online again to see if my principal had been updated. For the first time, the system said that I had not made any payments, and that my account details would be available after I made my first payment. I called the escalation department at 8:15, and spent another 30 minutes on hold waiting to speak to someone. I was told the request had not yet been approved, but that Taylor would email me when it had been approved, and let me know I was okay to request a payoff statement. I expressed my frustration with the lack of communication, and asked to speak with a supervisor. I was told that all supervisors were in meetings and could not be reached.

    I called back again at 5:30, today, on September 26th, and spent 2 hours on hold, with my call dropping twice, once after 30 minutes, another after 25 minutes, while trying to reach the escalation department. Once I finally had someone on the phone, they told me the process had been approved, but that I would need to call back on the morning at 8 am to confirm that changes had properly gone through. I feel like the lack of communication and transparency about my account, the long wait times, the inaccessibility to login to the website unless you are on Internet Explorer or using a Chrome incognito browser, and the lack of customer service, is deliberately in place to discourage people from being able to easily access information on their accounts. Unless you are as determined as I have been, calling 1-2x a day, spending 30 minutes - 2 hours on hold, you may not see any action to resolve your account issues.

    In their responses to customers on other sites, in particular the Better Business Bureau, they have indicated that their escalation department would be reaching out, but given my experience, and the lack of communication provided in my situation, this is likely to be a blatant falsehood. At this point, my refinance closing will be after the 1st of October, meaning my mortgage will be $350 higher than it should have if (1) the August payment had been applied correctly, (2) If my original request on September 13th had been processed in a timely manner.

    Updated on 01/01/2021: My experience with Phh Mortgage has been the worst in my life. It began in 2019. I filed for a modification, which I believe was my first mistake. I signed a contract for a modification for July 2019..sent in my payment with the contract... Funny thing is they received the contract but not my check (which was attached to the contract) someone to have removed it from the contract. And that's when the nightmare began...

    I sent in my check for my August payment and it cleared my bank at the end of August. I looked at that back of the check. It was time stamped August 5, 2019. The rude man I talked to me told me it wasn't received until Aug 26, 2019. He told me I should've called to find out why my checks weren't clearing the bank, and it was, "NO NO you didn't send it.." Made it my fault for their carelessness. I told him if he received the contract he received the check and asked what happened to it. He continued to say they didn't get.

    So September 4th, I was served foreclosure papers from the sheriffs. He apologized for having to do such a deed. And I got on the phone with PHH mortgage. Of course they continued to denied receiving my payments. Before I mailed the check both times I made a copy of it.. Thank goodness I did...for proof. There was a couple of people who began to believe and worked with me. But it was long drawn out process. By this point it was a hopeless situation and I was so depressed I couldn't even celebrate the holidays. Didn't want to put up my Christmas tree. But finally did the week of Christmas. At least I could give my Kids and Grandkids a Christmas before losing the house that I had been paying on for over 30 years.

    I continued to work with a couple of people who was a great help. But I was still going to be foreclosed the week of Thanksgiving and then it was extended to Jan 4, 2020. I received a call telling me if I pay the missed modification payments by December 31, 2019 which I did. On January 4th,2020 came and I received papers telling me the foreclosure was complete and even though I made those payments as per requested. I still lost the house. As I was preparing to live on the streets and so depressed I didn't know if I was coming and going. I received a phone call that the modification decision was reversed and I had to fill out a new contract and I did so and I received them. Returned them as I should and continued to make my payments.

    The first set of papers received included my deceased husband's name on them and I called them and I asked about his signature. She said no it wasn't necessary and I responded that was good, I wasn't sure how I could get him to sign them. So I sign them, had them notarized and returned them. A couple of weeks later I got a new set of papers stating that they had sent the wrong ones because they included my husband's name. So I once again filled them out and had them notarized and returned them and waited for a response and about 3 wks later I received the contract in the mail. The contract I received from them was the first contract with his name on them. I thought what the heck and believe this company is so unorganized.. But I started to make my payments like I was supposed to do...

    I continued to follow Credit Karma and it states I was late making my payments March, April, May, June 2020. (This information should be updated with Credit Karma and has not been). I made my payments and mailed them priority mail and they were received within 3 days of receiving them. Not understanding why I was late. (Sending my payments priority mail) was the best thing I did because I didn't want another year of them stating they never received them.

    I continued to receive phone calls stating I was late and receiving foreclosure and notes on my door. I was a nervous wreck every time I received a letter and phone call from them. So with the help of a friend I was able to pay off this mortgage December 2020 and to be away from them forever. I truly believe they feed off people who are struggling and will steal people's homes from them. I do not recommend this company to anyone. I lived this nightmare they created for me. I wish you all who are stuck with this company the best. I can finally live and not be haunted.

    Original Review: I received a letter this afternoon regarding foreclosure on my house. I called PHH this afternoon, regarding this letter. I returned my modification contract in the envelope that was enclosed with the contract, I also included my check. They received the contract but not my check, it was in the envelope. I told the very rude customer service rep. I told him the check was enclosed as requested per the contract, well the check mysteriously disappeared from the envelope. I kept a copy of the contract as well as the check that was included. He told me I should have called to see if they received the payment.

    I said, "You received the contract. You should have received the check as well..." It was, "No no. It is your responsibility." Seriously. I sent the contract prior to July 1st... Check never went through the bank, but the 2nd check mailed July 26, was received but didn't go through until 8/29/2019. The check is time stamped 8/5/2019 which proves it was received before they say. They include a sheet as to where to mail your payments and such. I did as the paper said. Now I will lose my house, which I am sure they don't care.

    I have an apparent hold on my account since the transition from Ocwen to PHH. I have called numerous times and notwithstanding being placed on hold while the agent "reviews my account", they come back on the line stating the same thing as the agent that I spoke with two days earlier -- "I will e-mail the proper department to get the hold removed so that you can make the payment." No less than four phone calls and four weeks have passed since these conversations and still -- I can not make a payment.

    Every person I speak with gives me the same answer which has resulted in NO CHANGE. I'm going to e-mail my supervisor and I give you my guarantee I will get this fixed. Let's see if a Complaint filed with the Court for Unfair Debt Collection will get their attention. I get phone calls multiple times a day -- yet when they ask me to make a payment, I say sure... "I'm sorry the account will not let me accept the payment at this time". THEN WHY ARE YOU CALLING ME? Get it together PHH. This is the worst company with the worst customer service that I have ever dealt with.

    My title company faxed it payoffs request couple times to PHH Mortgage, 1st time on 8/14/19 & 2nd time on 9/19/19, as well as followed up with the phone call. Email from the title company quote "I called PHH and was told they are having issues not receiving Authorization forms.(faxed on 8/14 and again 9/19). If you call 877-461-2437 tell them to fax **. I'll get it faster ..I'm really sorry"

    I personally sent a letter on 8/12/19 requesting payoffs. I called PHH customer service on 9/23/19 and authorized the PHH rep to fax the payoffs to my Title Company. I have been told by the customer service rep that the title company will receive the fax with Payoffs on Wednesday morning, September 25, 2019. So far no results. It has been one frustrating journey. The customer rep was nice and professional, somehow the payoffs department providing no service to anyone. Not understanding how they can do business like this by providing no service to their customers.

I emailed docs with death certificate affidavit and my drivers license copy and they got my name all wrong. Last was right but used my middle name as my first name and a b. For middle name which is wrong. I called them and told them this I had to send them proof again worst service ever. I did not have permission to get info on my dad's account until paperwork was all done then they charge a late fee really he's dead. Just got a letter today to my dad asking him for docs to transfer the house again. He's dead and you spelled his name wrong. Someone cannot read or type. I need this resolved so I can sell house. I'm his only daughter.

    I was struggling to make my payments. I was offered a modification by PHH Mortgage which raised my payment $150.00. Makes sense right? I paid all 3 payments of my modification trial period and have not heard back from them. And now I received a letter stating it's regarding my recently missed payments and my options I have to foreclosure. The last time I was able to get into their website I saw my payments sitting there unposted to my account. You cannot get into their website. I cannot get ahold of my Retention Relations Manager and when I call the main number they keep saying they are still working on it. I do not want to lose my home and do not know where to turn. So stressful and making me sick.

    I have been switched from Ocwen (Ocwen's reputation left some to be desired too from what I've heard) to this outfit. PHH so called Mortgage Company? I can see ahead I believe as what they are up to. Maybe I'm wrong, but it appears they try to make it hard for a person to make mortgage payments so eventually they can forclose on a person. Why they would want do this I'm not completely sure? They must make money on forclose??

    I have been switched recently from Ocwen to PHH. I had auto pay with Ocwen paying for years with no problem. Ocwen did cut auto pay for a short time when I filed bankruptcy. They said during that period I couldn't pay that way, but after my bankruptcy was over I could pay that way again, and I did with no problems, and have been for few years now. Soon as I ended up with PHH they cut my auto pay without warning. I noticed the payment was not taken out by the middle of the month, it is usually taken out by the first few days of each month, it is due on the first and the middle of month had arrived and it still had not been taken out. So I thought if this not paid soon they will accusing me of being late on my mortgage payment, which I think is what they want really?? So I paid it manually online.

    First I tried my debit card and it was rejected multiple times. So I did their Western Union thing, which did work. I was expecting an extra charge which it says there might be one, turned out there was none. So since I found out that that my auto pay had been removed without my knowledge I set it back up again. It appeared on their website that my next payment will be automatically taken out on the forth of October 2019.

    A few days later I got a letter in the mail saying the same thing. Then three days after that I got another letter in the mail again saying that as per MY request that my auto pay has been removed. I had just set it up so I did not request it be removed. So I called and talked with a person with an accent that makes it a bit more difficult to understand what they are saying. Anyway they are telling me that because I filed bankruptcy a few years ago that I am not eligible for auto pay, but if I go to my bank and have them call them they are supposed to be able to set up something?? I'm skeptical of this, it makes no sense, why if I can set up auto pay online why would I need to go to my bank and have them call them to set it up, seems like the same thing to me, plus they already said I was not eligible for auto pay since I filled bankruptcy, weird??

    The second letter I have gotten says that they will tell me how I can pay my mortgage later and loan is due on the 19th of October. I asked the woman on the phone why is it due on the 19th. It's due on the first of the month. No answer from her as to why it says that, but my loan is due on the first she said. At the moment I don't know if it will be taken out automatically when next payment is due or I'll have manually pay it again, or if I will even be able to pay online from some of the other reviews posted on here I've read. I do feel they will try to make it so that in time I will get behind on my mortgage which is what they had hoped for I believe by removing auto pay without telling me in the first place.

    To sum all this up, to me it makes no sense as to why they do not want my auto pay, you would think they would welcome that. It's like they are almost guaranteed their money. Only reason I can see is they are up to no good, they don't want the money so it seems. There are an awful lot of bad reviews on here and on some other sites of this company as well. I told the lady on the phone that it appears a lot people are unhappy with this company. I guess they don't care. I don't want to see their canned reply to my review on how they care about their customers and they will look into it. This company needs to be shut down seems to me. Even if it's not, vengeance is my says the Lord, hell's awaiting. I will see if it turns out as I'm expecting. Hope I'm wrong about all of this in the end, but I'm a pessimist at heart.     Since they have taken over my mother's Ocwen, what was GREAT to deal with, PHH has been a Nightmare. EVERY month issues with either sending bill 4 DAYS before Due, or since we figured they would be Late with bill, we Sent payment in EARLY, and for the LAST 3 MONTHS have to call to have the payment NOT to Principal BUT for monthly payment. This month sent September payment in Early August to make sure payment was received for September, not trusting PHH Mortgage to Not mess it up.

    Well we did receive a payment for September Which we had already sent on August 09, 2019, BUT turns out it was credited As PRINCIPAL even though had WRITTEN on check "FOR September MONTHLY Payment". Quickly called PHH Mortgage and after a while was told Okay, would apply that would change the last payment from Principal to September Payment. Fast forward to today, September 23, 2019, bill says "LATE PAYMENT". So PHH Mortgage messed up and DIDN'T CHANGE last payment to September MONTHLY PAYMENT as I was told on the phone AFTER being on phone 20 minutes at LEAST. Talk about headache and incompetent, this company has been the WORST since taking over payments from Ocwen.

    Loan Process

    In 2010 we requested a loan modification. We qualified and during the process PHH Mortgage intentionally delayed the process, put us in foreclosure, then added $10,000.00 in attorney fees to the loan. We made the payments based on the correct amount because they told us they were going to fix it. In September of 2012, they stopped taking out payments and put us in foreclosure again, and added another $10,000.00 in attorney fees to the loan. We had to file BK to stop the foreclosure and then they added another $10,000.00 in Attorney fees to the loan.

    The original loan amount was $98,000.00. We have paid over $85,000.00 in payments after 11 years of payments and PHH Mortgage is reporting to the Credit Agencies that we still owe $109,000.00. They refuse to send us an account ledger that can be read and they also force placed mortgage insurance on the loan in the amount of $2,700.00. We are filing a lawsuit against them, because they refuse to reconcile the disputes. Very Poor management and attorneys 0.00% accountability. They are totally out of control.

    I accidentally made 2 house payments just days apart. When I realized what had happened I called my bank and PHH Mortgage. PHH refused to talk with my bank on the phone even though I was on the phone with them giving my permission, they said they had to have it in writing. I was told over the phone that they had received my payment and that they would either try to put it back into my account or send it back to me within 5 business days. After 5 business days neither happened. I called back and spoke to the escalation department.

    They acknowledged my dilemma and said they would have my check cut and mail it out to me overnight. The next day it did not come. I called back the following day and was told again it would be sent out the next day. The next day nothing. I called back a third time and was told the same thing, it was even verified in the notes it would be sent out overnight. AGAIN it did not come. These people are nothing but a bunch of liars. I urge you, DOES NOT DO BUSINESS with these people.

    I wouldn't wish this company on my worst enemy. They are saying I have $80 in late fees that came over from Ocwen and some assessed fees of $21. What is that? They won't tell me. I was moved over from Ocwen in June. Ocwen was great. Best ever with me and always polite and Americans with no accents. Not overseas jake legs. PHH has a website that's 20+ yrs old that's almost non functional.. with little to no info of my account. It takes an Army just to make a payment online..and God forbid you call them to make a payment, they charge you for that too. I have my statements from Ocwen right before the change over that clearly show ZERO late fees. These were all waived during my repayment program and was stated to me during that time that they would NOT be applied.

    NOW PHH is billing me for things that should not be on it. This company does not work with you. I am contacting my atty on this matter as well. PHH will argue with you every step of the way. They are always right. This company has the worst reviews (fraud) on them in America. And reading all of their replies here...nothing but robots. Saying the same thing over and over and over and doing nothing. I think it should be illegal for companies to transfer to other companies. This company is a debt collection company. Why do they handle mortgages?

    Updated on 10/25/2019: I just finished speaking to PHH Mortgage escalation manager Shamant, employee ID **, whom advise me that our claim was denied. So even though PHH made an accounting error, tried to cover it up by charging us over $2400 out of pocket and taking over $1300 from out escrow, I would not be receiving the money back. This happened after almost 2 months of phone calls back and forth with PHH Mortgage, despite supporting evidence that an error was made by PHH, with an admission of that error by the escalation manager. So I will be on every platform I can find monthly, giving PHH Mortgage the rating they deserve. Quite frankly, even a one star review will be too much for a company as incompetent as PHH Mortgage.

    Original Review: When my wife and I bought our new home, we were financed through Guaranteed Rate. Approximately 1 year later we got a call from our Mortgage agent, who advised us we could refinance for a lower rate and save a considerable sum of money. Prior to that call, our mortgage was recently sold to PHH. They had our mortgage for 1 month and made it the worst possible experience. Their customer service personnel are wildly unprofessional and condescending. We were notified by our previous mortgage company of the change but received no paperwork from PHH.

    My wife had to call to get payment information in order to avoid a late payment. The woman she spoke to called her "Honey" and seemed unconcerned about the lack of communication from PHH. Additionally, we had to make several phone calls to ensure that our county taxes would be paid on time. No one was able to give us firm information on what date they would be paid.

    Their finance department is obviously incompetent, evident by the $2400 check I had to submit (Which, thankfully, Dan from Guaranteed Rate told us about, or PHH would have sent us to collections with no idea anything was wrong). They noted they collected almost $4000 from us that they had not, causing us to have to pay the title company additional money following our refinance. Alicia, a PHH payment specialist, is most likely the least helpful customer service agent on the planet. She expected the folks from Guaranteed Rate to fix the problem created by PHH. She only contacted us directly to take ownership and explain the problem after Guaranteed Rate included us in an email to her telling her that her handling of the situation was unacceptable. The gist of her call when she finally did contact us was to apologize and say "I'm glad you are back at Guaranteed Rate where you will get better customer service."

    In the end, we were notified on 9/20 that they wanted the money to resolve the issue by 9/23. Their inattention to detail cost us a lot of money out of pocket. Most people would be blindsided by having to come up with that amount on such short notice. In summary, there are plenty of places to use for your mortgage needs. PHH has earned the 1 star reviews. I had no choice being bought by PHH, but if you do, please take 5 mins to read the reviews from the BBB and use PHH with caution.

    This is a company you definitely want to stay away from!!!! My loan was sold to PHH mortgage and it was a complete nightmare from that moment forward. No one on their customer service team knows anything about mortgage interest rate and can answer any of your questions regarding your account. I knew there was a problem when they told me that I cannot pay my mortgage 2 months in advance. What’s company does not want you to pay your bills early???

    The real problem came after they change my Property tax to a lower amount out of the blue and at the end of the year my County was about to send me a tax bill outside of my mortgage payment!!! So I refinance my home they got paid off in full and the account was closed.... but remember I have $1000 sitting there in my impound account. They owe back to me after the property was refinanced. THEY NEVER SENT ME MY MONEY BACK!!!! Now I’m trying to find a lawyer to get my money. If your mortgage is sold for this company you better figure out a way to get it out of their hands!

    Horrible customer service. Unable to understand due language barriers. I explained my situation, faxed all required documents, and they still forwarded to attorneys for foreclosure. Each call takes over 30 minutes. Agent lied and said I had to reinstate with attorney office because they couldn't accept payments. Called attorney office and stated they did not have any of my information. I had to give them all my information. I called PHH the following day and was told my information was just forwarded earlier and to have patience and call the attorney back to get the reinstated amount. They are trying to delay, add additional fees, and attempt to foreclosure.

    Ocwen was 'meh' but passable. PHH has been an absolute nightmare. We were assigned a caseworker who we can't reach and never responds. When calling the hold times are inexcusable and we are told something different with each person we speak to. Paperwork demanded gets 'lost' yet we never know because no one follows up. We have been unable to make electronic payments and have to mail in checks. Checks which have taken up to 2 weeks to be entered into our account even they are cashed immediately. We have been forced to mail them as certified/registered mail with signature required in order to prove dates of receipt. Inexcusable. IMO this is not a mortgage company. It's a foreclosure company intent on making things as hard as possible in order to foreclose and seize properties.

    We have held on to our home through many hard times. Ocwen was able to work with us and assist us in difficulties. We were able to access our account online and making payments was a straight forward process. Since PHH has taken our mortgage our auto payments stopped without our knowledge and we fell behind a payment. We tried to make a phone payment and was told our loan was not found! We waited until the next statement to be sure they held our loan and tried again to make a payment by phone and again was told we did not have a loan number with them. We received a letter stating we were in preforcloser and needed to send payment certified funds. We did this but payment was denied.

    When I called one again to find out how to send payment I was now told I was no longer authorized for them to speak to because the authorization from my spouse did not transfer from Ocwen. My spouse is unable to make calls from work during their eastern hours. We have filled out the paperwork for loan solutions but really we just want to pay our payment. At a loss at this time as of what to do and fear not being able to retain our family property.

    I am disabled and became behind on mortgage payments. I was approved for a trial modification where I complied even sending extra money. You will not grant a permanent modification because my ex-husband of 10 years will not sign your documents. (His name is not on deed.) I called and cancelled modification process after ending a total of 6600 and some odd cents to bring my account up to date and move forward making the inflated payment that I have been paying. You were to review the payments and apply to my account within 72 hours. You have not done this. I have called everyday for over a week now speaking to the Middle East, Philippines and God knows where else. This last call to the Philippines I was told by your customer service that I needed to make a payment by mail and then you would apply my 6600. What kind of a set-up is that. You are holding my money hostage.

    She stated that she would fax a paper to me explaining immediately. It has been several hours with no fax received. I have now tried to call again and you are closed. Last week your hours were until 8pm at night. Again, what kind of practice is this. Tomorrow I am going to contact the Ohio Attorney General and a law office that specializes in the illegal practices of sub-prime mortgage companies. In addition to telephone calls I have sent several emails which are never read or responded to. How can a company do this to people?

    Our mortgage was sold to PHH a few months before we had water damage to our home. After dealing with the insurance company (a whole separate headache), our insurance check had to be signed by PHH and they control distributions. The first disbursement took approximately one month to receive because of the ridiculous amount of time it takes to get from point A to point B in the process. Now we have reached the 50% point, and need our inspection and next disbursement. We were told 5 business days by the call center for the inspector to call us to set up an appointment. That was 6 business days ago. We received a phone call this morning asking if we had been contacted by the inspector. Now, because the ball was apparently dropped somewhere along the way, we are being told it's 7-10 days for a phone call from the inspector. Every time we call about anything, we're given a different answer for how long it will take.

    Yet, every month we receive a phone call reminding us to pay our mortgage payment. We have never missed or been later than the grace period in the time we have been with PHH. The whole process to get the money released to fix our house is absolutely unacceptable. The fact PHH can just keep changing how long they have on their end is unacceptable. We have been put of our house for 6 months at this point and we just want to go home.

    Updated on 09/25/2019: They did remove the 21.67 for late payments, but still stand that they send me a check. I requested that if they do indeed have a check sent to me and cashed by me, to send me a copy of said check. As of yet, and since they did not ever send a check to me, they will never have this check to show me. They are still in the wrong and still need to correct my mortgage statements. They will still get their auto payment, and I will still contact other agencies to get this matter resolved. I will never go away.

    Updated on 09/20/2019: It has been a week since I posted the first gripe, promised to be contacted by someone, and yet still getting the same runaround from this company. No change in my mortgage loan payments and no contacts either. A man's word is his bond, so what does this say for PHH.

    Original Review: How to rate them? To start they received two payments in July. I requested one back for the next month, here it is September, no check, promised at least three times, talked to their daytime supervisor, biggest liar I have ever done business, does not know anything but lies, talked to the customer rep, say that all my payments are accounted for, also a lie, because I received a statement in September that says I am 898,27 behind, which is **. They took the auto payment in September, and still charged me a late fee of 21.67. How can an auto payment be late? If you are for real, you will clear this up, and most assuredly fire some of the people that work for you and handle clients, and get some that can at least tell the truth. John ** Account **

    I wanted to refinance my mortgage through PHH since I have been an Ocwen customer for over 10 years. This process has been nothing but painful. I started the process at the beginning of July and here it is middle of September and nowhere near closing yet. I have given everything I was asked to submit, and because of the length of time it's taking, I have to re-submit updated statements. The excuse I'm being given is there is a high volume of people refinancing. That really is not my problem. The volume is an operational issue which should have been addressed if anyone in the company is looking at performance metrics.

    Secondly, your customer service attention is non existent. The contact I have had with PHH has all been initiated by me calling and emailing to find out the status of my loan. I have refinanced several times throughout the years and I have to say this is the worst experience I have ever had. Needless to say, I'm at the end of my tolerance of this process and I don't appreciate this kind of treatment.

Finally I talked to customer service and they took my payment. This lack of support has caused two late fee charges and an Western Union transfer fee. WELCOME TO PHH. I also was able under ocwen to see all the details about my account. That is not apparently available any more.

Do not believe reviews clearly written by employees, this company is awful & needs to be investigated by the Feds!

    Where do I begin. Ocwen/PHH FAILED TO NOTIFY US THAT THEY Closed/Deleted our Ocwen account (2nd Mortgage) which includes 10 years of records/statements, payments, etc. Then created a new account under their new name PHH mortgage. We got No warning, no letter, no notification whatsoever. So when it was time to pay our bill, we had nowhere to pay. After days of phone calls, countless hours, and frustration, they were able to find that PHH created a brand new account, with no history prior to June 2019. Luckily we paid before the due date. Thankfully, we got a confirmation.... Ok, so it's been 4 months with PHH and their statements are ridiculously confusing. I guess where there's confusion their is profit.

    There are questionable line items, for example: My total payment each month is $87.79. I round my payments up to $100.00. Therefore the extra at 12.21 should be applied to Principal. This is the case for every single bill I pay, including my main mortgage. Here's how PHH applied my September Payment. $51.69 "Principal Payment", $45.62 "Interest" and then here are the $2.69 "Payment" = $100.00. There is another line item called "Assessed Expense" for $9.49 which inflates my Principle. The numbers don't add up! And I suspect PHH will be facing yet another class action lawsuit... The Government needs to shut these fools down once and for all! My Outstanding balance is wrong, and my payments are broken down is such a weird way. There no question in my mind that the $2.69 (payment) and and the $9.49 (assessment) are nothing more than FRAUD and THEFT! I have a call into our Secretory of State (Georgia) and a lawyer.

    I have owned my home for 15 years, after my divorce I became 3 months behind with PHH. I called to let them know I was going to get caught up and after waiting about 30 minutes on hold to speak with someone, they said I could do a loan modification, taking the payments I’m behind and putting them to the back of my loan. So I had faxed in all of the requested paperwork they needed. A week later I called to see how the process was going because I was told it would take up to 30 days to review. When I called they said they had only received some of the paperwork needed (check stubs, financial form etc..) so I re faxed the paperwork in again. I call back the following day and they said they still had not received it, the person I spoke with this time told me I could email or upload the paperwork on a website. So I set up an account on loansolutioncenter.com and I emailed everything in and uploaded it to the website.

    Well needless to say I call back and the lady I spoke with told me they had all the paperwork and it was in processing. Their calls are recorded, I even asked her 3 times, "Are you sure you have all my paperwork because on my end on the loan solution website it says my financial form is missing." She let me know they had everything and it was in processing now. So another week goes by and I call again. I was told that they never received my financial form and the deadline has now been passed. So I have to reapply for a loan modification and re send everything in. I hope they pull the recordings of every phone call I had with PHH because I was faxing, emailing and uploading all of the requested paperwork in, I was told they had received everything they needed only to be told I had to reapply for a loan modification.

    The week after I was told they never started the loan modification because they never received my financial disclosure and the date had passed, my account was put to Grey & Associates for early foreclosure for being 4 months behind. Grey and Associates send me paperwork stating I owe 2700.00 by September 4th. How is that possible when I was only behind 1600.00 the last week of August. Now today I get another form from Grey & Associates stating I owe 4,412.40 due by September 20th. So in one week the balance I owed went up 1,712 in one week and they are giving me one week to pay it. Not 30 days but one week. My mortgage payment is only 545.00 a month when I applied for the loan modification I was only behind 3 months, owing 1600.00.

    When Grey & Associates took over once I was 4 months behind. I received paperwork stating I owe 2700.00 by September 4th. Now today is September 11th and I just received paperwork from Grey & Associates stating I now owe 4,412.40 due by September 20th. This cannot be legal!! This company and Grey & Associates set you up to fail and lose your home. I was so close to coming up with the payment of 1600 then another mortgage payment Now within two weeks I owe 4,412.40. I’m going to lose my home of 15 years a place my children have grown up because these companies instead of working with you and trying to help would rather set you up for failure.

    I have been with Ocwen and they have been great in providing great customer service. However, since they switch to the PHH Mortgage billing system, my bi-monthly payment got dropped and I had to set up it up again through PHH. I found out that they do not provide bi-monthly payment services, however, if you were on any type of auto payment services you are grandfathered in and all is well. But if for some reason you get drop out of the system you are out and can not be set up as previously. I am set up with auto bi-monthly withdrawals with a little extra taken for principal. But, my payments are held in suspense until the whole payment is made. Which I do not like. I'd prefer to see that my payments get directly applied at the time of withdrawal from account. I like to have options that I had with Ocwen, but am told that is no longer available with PHH.

    I have been trying to get a modification for years from Ocwen since the death of my husband in 2010. Now they've transferred my mortgage to PHH and still to no avail won't help me to save my home with a modification. My income fluctuates and now my daughter has taken on 2 jobs so we can get caught up on my mortgage. She's assisting me because now I have carpal tunnel syndrome on both my hands which has caused me to work part time but with her income and mine we can pay the mortgage. I've been asking for a modification to assist me in doing so...They say helping homeowners is what they do but I'm not so sure. All I ask for is a more affordable mortgage through a modification and they have not helped me at all with trying to do that. I want to keep my home and I was hoping they could really assist me with doing that. I'm very disappointed.

    My mortgage got moved over from Ocwen and it has been the worst experience. I never knew that it would be so difficult to actually force a company to take my money. My ex-husband and co-signer claimed bankruptcy which I understand they have rules to live by for accounts in bankruptcy but I have been current on this loan since the beginning. Every time I call, I get disconnected and usually have to call at least 5 times before they quit putting me on hold or transferring me. I just want to make a payment and move on. I can’t sign up for auto-debit because they won’t allow it, I can’t make online payments and I can’t make automated phone payments according to them.

    They want me to mail it in (last time I mailed it they lost the checks for 2 months and it took 4 phone calls for them to do something about it) or they want to use customer service and charge 17 dollars for it. I have tried to get a payoff statement twice now so I can close out a loan but still waiting.. They say 10 days, but they send a letter and then say 10 more days. This company cares nothing about homeowners and I feel like all they want you to do is default on your loan so they can foreclose. Shadiest Company I have ever had the displeasure of dealing with.

    My mortgage company sent me to PHH after Ocwen acquired them this last year. I was in a repayment plan with Ocwen trying to catch up. When the loan transferred I was unable to make payments online, and impossible to reach anyone by phone. I mailed a check for the plan, it was never cashed. I then mailed another check, and cashed 2 1/2 weeks later, but then got (my own daily since I moved money out of that account thinking they did not deposit it). I tried in vain to reach my case manager over and over. They had phone queues 30-45 minutes long, which was done during my lunch break during PHH business hours. I sent messages through the site for my case manager to contact me. I still have never heard her voice. I then sent an application for mortgage assistance, since I know they would demand full amount. I was assured I had a case manager to contact with any questions. I still have been unable to speak with her.

    I received a notification today via email, that said there’s new activity on my request. It said it was closed. I never expected anything on the mail, nobody ever called me, and I am beginning to see that PHH is just the clean up crew for Ocwen. They sent my loan there to eventually foreclose, but would not blemish Ocwen, since they have been in a lot trouble for foreclosure and modification. I called today, and spoke with an alternative representative. She informed me the request was denied, and there are no repayment plans with PHH. They only allow repayment plans of 1 month behind. I am 9 months (actually, 7 1/2 since they never applied my last payment, it is sitting in unapplied funds).

    So now here I am. Sick to death that my only option to avoid foreclosure is to come up with 8 monthly payments. They do not offer an extended repayment plan. Even if I can afford 1 1/2 monthly payment amount now. PHH does not have any care manager that EVER tried to contact me. I fully intend to keep my home. I just cannot believe how maniacal this company is. I have never in my life experienced less customer care than I have with PHH. I will be reaching out to my state department and ensure I am not falling prey to unscrupulous business practice.

    I was originally with Ocwen Morgage Company for years for my 2nd mortgage. My loan was sent over to PHH Mortgage this summer (2019) for some reason. PHH is supposed to be connected with Ocwen. I have had nothing but major problems with them. They will not accept my payment being automatically taken from my checking account, which is the way I have always paid, because I had filed bankruptcy six years ago. I elected to continue paying my mortgages and have done so faithfully.

    I have tried to contact PHH in New Jersey but all the offices have been closed except maybe some small outfit that works for them, not sure because I have not been able to get ahold of them either. When I call the number on the paperwork I received notifying me of the change all I get are people in India who can only read from a script and know nothing beyond that. They cannot help me. The only choice I have is to pay by Western Union which is an additional cost and an additional headache. On top of that after I was turned over to PHH Ocwen put me down as a negative on my credit reports. This makes no sense, I was in good standing with them and their payments were taken out on a regular basis, no late pmts no missed pmts. It appears to me this is some shady outfit and I think Ocwen really screwed their customers over. I can't find a head office for either Ocwen or PHH Morgage. BEWARE!

    We had a mortgage through Ocwen for many years without issue. In November 2018, we lost our home in the Camp Fire of California, a disaster that destroyed 90% of our town. Our mortgage was promptly transferred to PHH, who lost our deferment and proceeded to send us foreclosure pamphlets monthly for six months, despite us being current with our mortgage. We have a check from our insurance and they have refused to accept it for almost eight months now. We have filled out REAMS of paperwork, requests for exceptions, affidavits on the loss of our home, to no avail. They still won't take the check. We have explained that we are now homeless with our two children until they take this check, because we can't qualify for another home loan to buy or rebuild while we still have a full mortgage with PHH.

    Doesn't matter, they still won't take the check. We are now to the point where every time I call, I am placed on a 20-35 minute hold, then told my "account specialist" is unavailable and no one else can speak with me. At that point my call is either disconnected or I leave a message, which has to date never been returned, weeks later. I am so absolutely disgusted with this company. How is it even legal to refuse to accept an insurance check, especially on a current, up to date mortgage? Our family has struggled to pay our monthly mortgage, hoping to keep our credit intact and to be able to get another loan. We have done everything PHH has asked of us, and each time they deny our insurance check or any sort of loan modification. I would not recommend PHH to ANYONE. Rotten to the core.

    7 weeks after being asked for a Stock and Lease needed for the sale of a coop unit in NYC, PHH Mortgage hasn't been able to provide it. It is simply UNACCEPTABLE! As everybody is ready to close on this sale, this delay forces the seller to keep paying mortgage and maintenance and is also extremely annoying for the buyer.

    Our mortgage was with Ocwen then taken over by PHH which apparently is owned by Ocwen. As many others our loan was taken over in June however our account could not be found multiple calls were made to them to determine how we need to remit payment but they couldn’t find my account and was told because of the amount of accounts they took over to bear with them and continue to follow up continued to call in July and still told the same thing. Finally on July 31st 2019 We spoke with someone who advised our account had been forwarded to an attorney and would need to speak with them to move forward.

    After speaking with them We were then told to bring the account current. Our only recourse would be to pay the payments they hadn’t Rex’d plus attorney fees which we only had the payments with our mortgage. We called Phh again and was told we could do a 25 minute interview to qualify for a modification. We did that and was told paperwork would be sent to us to complete. We didn't get this package until after the attorney set a sale date on our home. We weren’t even made aware of the sale date from the attorney until 12 days later. We have had people call message and even come to my door and ask if they could buy our home. We have been totally humiliated and victimized by this.

    We have been forced to file ch 13 to stop the foreclosure. We have reached out to Fannie Mae and have been instructed to contact the attorney general FTC and CFPB... which we are in the process of doing so. We also have contacted a real estate attorney as well and are working hard to put an end to this madness. We encourage all that have been impacted by this to reach out to the attorney general in your state and file complaints with FTC and CFPB ASAP.

    I am a struggling American. Like many of us. I am a payment behind and treated like my home is going to be foreclosed on. I receive certified letters constantly. I even have total strangers in unmarked cars and no uniform putting hang tags on my door telling me PHH needs to talk to me. Never have I received 1 phone call from PHH. Never. I feel harassed. They have list payments. Given me and my wife incorrect payment information on numerous occasions. Never can get to someone higher in the chain of command than the person who answers the call. Says I have my own agent that would work with me which is a lie.

    I've read many reviews here. And there are only 4 responses. Which tells me we are answered via auto reply. And obviously Consumer Affairs doesn't have much pull otherwise there might be a change. I've been in this house for 12 years! And the mortgage has been bought and sold a few times. And I've had bumpy times with them all. And all of them including OCWEN (whom owns PHH) treated me with decency and respect. But PHH has been the worst experience ever. I will be actively finding another mortgage company to get PHH out of my life.

    I took over the mortgage with my divorce. I started making the payments in October 2016. I make half a payment every payday (get paid twice a month). All of a sudden, in May, I get notified that my payment is late and a late fee was imposed. Impossible. I call, after an hour on the phone they tell me that the first half of my payment was applied to extra principal instead of to my payment. They will reverse the fee and reapply the payment. They reapplies the payment but didn’t reverse the fee. I call again. Another hour on the phone.same thing. Following month the same thing. At this point I’m pissed!! I call asking for a manager. I’m told everything was fixed.

    Following month the same thing. Call for the 5th time. Each call an hour long. She tells me that any additional payments made after the monthly payment has been applied is now automatically being sent to extra principal. WTH??? I was never notified of this change. She tells me the payment will be reversed and applied properly. I changed the way I make my payments now. Just monthly instead of half a payment twice a month. But they still say my August payment hasn’t been made!!! Yes!!! Yes it has!!! They reversed the late fee (partially) but didn’t fix the payment. Now they are going to report, erroneously, that my payment is late. I’ve never been late with my payment, EVER!!!!

    We have had a mortgage through this company for a very long time and have made timely payments every month. This month we got a statement in the mail with a late fee assessed requiring that we send out a payment for two-month's worth. When we called our bank to check on transaction history it turned out the check had cleared under PHH Mortgage. After calling several times and finally getting someone who seemed to know how to do her job, we figured out that our payment was applied to the wrong mortgage (they do not know which account number) and someone else’s check was applied to our mortgage. She directed us to get a copy of the check from from our bank in order to see who’s mortgage we paid for so that the transaction could be reversed.

    After going to the bank we find out that PHH submitted a “check 21” meaning it’s electronic and only PHH has access to the check image. I called back again and was transferred to an “escalation manager” (whatever that means) and after waiting on hold for 30 minutes and not speaking to anyone, I still have no answer. PHH, where is my money and why am I paying for someone else’s mortgage??

    Updated on 02/12/2020: The only way I can get PHH Mortgage to respond to my emails is to write on Consumer Affairs. This company took two months to respond to an emailed dispute, refuses to contact me via email as requested (I have 25% hearing and have great difficulty hearing on a telephone). Not an issue with other creditors. I had been behind in my mortgage and have recently caught it all up. PHH Mortgage has locked my online access to my account and does not respond to emails. They refuse to accommodate someone with a disability. PHH, I know you see this, do I really need to file a complaint with the Attorney Generals of Ohio and Pennsylvania?

    Original review: Zero response from an email sent 10 days ago. My mortgage was transferred to phh from ocwen. Ocwen was a joke itself and phh is taking up where they left off. I emailed them with my issue and how and when they were getting paid, explained I had a hearing issue in which I require someone who speaks good English, also told them that since they are a debt collector (use of the mini miranda statement advises as such) and I was not dealing with that attitude. I did advise them to cease and desist on a cell number they were calling, that has happened but they can not even respond to an email? Is phh just another garbage debt collector posing as a loan processor?

    Our mortgage was transferred from Ocwen to PHH. We decided to refinance as our loan is adjustable and payment recently increased. Simple rate and term, no cash out, thought it would be a fast and easy process since they already service our loan. We started the loan application on June 27, 2019. The loan officer locked our loan for 90 days, which should have been a red flag, but didn't think too much of it at the time. I asked not to have an appraisal done until the loan is approved, just to be on a safe side as it is $550. I was told that as long as appraisal is not done, we will get the $550 back if something doesn't work out. Well, mid August, we still do not have an approval which was promised a month earlier.

    The loan processor, Ronel **, started ignoring our emails and calls for status. The last conversation I had with her, she suggested we could shop around, which we did, and very happy we did because got an approval in a couple of days and are ready to sign closing docs. I emailed the processor and requested to cancel the loan and a refund of $550 since we never had an appraisal done. No response. Called and left a message, no response. In the meantime, the loan officer changed from Miguel to Stephen **, not sure why.

    I attempted to call Stephen on 8/21/19, but got a hold of someone by the name of Richard who got him manager involved to help me. I don't remember the managers name but she promised to take care of it and email me her contact information, which she never did. Stephen called back the same day and I told him I am requesting to cancel the loan, explained the entire story, told him that some manager promised to take care of cancelling the loan. He said he will follow up to make sure it's done. I emailed him Friday morning as I have not heard anything from the manager or him. I attempted to call him this morning, then called his manager and left a message as I feel I am getting nowhere.

    It's past 5 pm EST, Monday 8/26/19, as I am typing this, and thus far received no response and no refund back to our credit card. I don't know who else to contact as they don't have a corporate number listed. I don't know how they stay in business. My last hope is to dispute the charge with my credit card, hopefully they will be able to help somehow to get ahold of someone at PHH to refund us. With the horrible experience we had, I will never do business with PHH again and would caution everyone to stay as far away as possible from this company.

    SO we gave been in our house paying our mortgage for 15 years now through Ocwen. The last 5 we paid $50.00 more that we had instructed to go towards principal. We then started getting calls through the name PHH. We were told we were a month behind. This was 2 weeks ago. My husband explained the situation and was switched to a different department and they fixed the error. Now we have received a notice of intent to foreclose and they are expecting us to pay 2 months by the 1st. I am at a total loss. My husband will be calling them today so if I am able to update I will.

    Updated on 10/01/2019: I wrote a review not too long ago in hopes that it would help us clear up the troubles we were having with the company. Within a couple days I finally received a phone call and was able to inform someone that we had sent our payments and they were just not getting processed. I felt like she heard my concerns and was ready to help. However, I had to repeat myself day after day and spending hours on the phone. I was asked for proof of the payments and I sent copies. Each time I would still get the answer that we were behind in payments and in order to avoid foreclosure would need to pay in full. Very frustrating! I finally gave up and sent in one large check for all the months due, in return asking for my previous checks to be returned to me. Some were returned but not all.

    Once they received the larger check, they then asked for the next month and it again had to be all in one but now wired or MoneyGram. I had to now take off of work and wire the money. Understand in all this it was never a matter of us not having the money but them not taking it! I confirmed by email and by phone the night before on the amount we owed. That money was sent and received last Friday by their bank. On Monday, they decided to add attorney fees and now state we are behind a month!

    I called again to review this and was told it would be investigated and adjusted. I was also told I would receive a call back but instead I received an email stating we owed them attorney fees. We will not pay fees for a fault of PHH's. Each time I call I get they will review it and nothing further. I have also asked several times how we can ensure this will not continue to happen. I tried signing up for the automatic payments but nothing happens. At some point, I suppose it's best to contact an attorney myself.

    Original Review: Our Loan was sold to Ocwen and we never really had a problem with them. Now that it has switched to PHH we have had nothing but problems! We have sent all check through our banks bill pay each month and they have not processed them. We have tried calling and emailing them with no answers. The money is still in our account waiting for the checks to be put through. We even verified the address several times. We just recently received something in the mail stating we were behind in payments and foreclosure was about to be processed.

    They then sent back our August 2nd payment (but none of the ones before that) and stated it all needed to be paid at once. Fine. I had the bank cut a check for one large amount and cancelled the previous checks. They still have not processed it! We have never received a statement or phone call. We have even pointed out that they have one number on the account that has never belonged to us and they still have not removed it.

    My mortgage was with Ocwen for 12 years without a problem. For the last 2 years I had direct payments taken from my account every 2 weeks, with a little extra to go to principal. Worked perfectly! Yes, there were a couple of extra payments each year that would go completely to principal which we were very happy about. I tried to adopt the same process with PHH. I immediately found that they had no way to make bi-weekly payment, only payments set to a certain day in the month.

    That's a bummer, but I got over it and decided to do bi-weekly payments (I'm paid bi-weekly) from my bank account directly. Well, this mucked them up apparently and all my payments kept applying to the principal and my account was showing passed due. This could not be, so I talked to customer service on numerous occasions to manually move the funds out of principal and into suspense since it couldn't be applied to the amount due if it wasn't the full amount due. Okay... fine... I will live with that and just set up a monthly draft to occur on the 5th of each month.

    The 5th of the month made me nervous because I always like to pay my amount due prior to the 1st to ensure it is on-time but apparently PHH can't take the monthly payment until after the 1st, if you send it on the 30th or the 31st it will all go to the principal... ugh! FINE, just take it on the 5th of each month for the total amount due, I will just make manual payments from my bank account to equal the additional principal we like to pay each month. What a relief... I can rest easy... we have it worked out...

    NOPE!!! Right after the first payment on the 5th I receive an ambiguous letter that my automatic payment has been cancelled due to the possible 6 listed reasons. Instead of a specific letter that says exactly why mine was cancelled! I go online and schedule the automatic payment again... So I call, waste another 30 minutes of my life to be told that it is because I had a bankruptcy 10 years ago... yes, I know. Does that mean I am unable to make automatic payments?? The representative told me "maybe" and to "see if the next months autopay cancels again". Then she asked if there was anything yes she could help me with... ummmmm... I guess not! If you can stay clear of this company do yourself a favor and run! I wish I could go back to Ocwen!!

    My family and I lost our home July 2018 in the Carr Fire. Through all the sadness and frustration we finally started rebuilding our home. Of course with ever build/rebuild there are complications but we managed to make it through those until Ocwen switched to PHH, they lost a $58,000 check causing our home to be put on hold and our family without a home for even longer. No matter how many times we call no one helps or lets us talk to a higher up manager or anything. This is not a way to treat anyone especially those trying to recover from losing their home.

    I have been working with the HAT and MOD team since January 2019 on a modification. The process has been very time consuming and frustrating for me. I can never get a straight answer or resolution. I am told my home is in sheriff sale but you can apply for a modification. So I did. I have sent in every piece of paperwork they ask for on time. The response I get is, "Please send in information. It is outdated," then I am told I was not received on time. I have all my dated emails and faxes that my information was received. Then I am told the underwriters need 30 days to review, so the sale date is extended. I send my information in, then told house in sheriff sales, but send in information for review. This is a horrible circle with no resolution. I hired an attorney, he has not received any call or emails back. All I want to do is keep my home.

The principal is incorrect and each time I speak to someone, I am told that the issue will be noted and filed as if it is the very time I made the call. I have made a minimum of 4 attempts to get the issue resolved. The last person I spoke with would not identify herself and hesitated to give me an email address or fax for me to send pertinent information. It is about to be September, too long to not have a resolution!

    My mortgage was sold to PHH from Ocwen (another story). Apparently, my payment was increased by $17 a month due to a shortage on my escrow account. No notice went to me, so I am making my normal payment. Well PHH holds my payment (which is $3475) and doesn't apply it until the next month when I make my payment again. So I have this rolling late of $17, then $34, then 51, etc... I pulled my original note and nowhere on there does it say that I need to pay more than the principal and interest payment due $2097.68. So I don't even know if this is legal, to mark me late for a shortage on my escrow account, and reassess it, and not notice me.... According to the note, the principal and interest payment is to be applied first. Not sure where to go from here, but the escalation manager apparently owns the company since she said she did not have a manager.

    We didn't have a choice coming to PHH. We started our loan with United Community Bank. They sold us to Ocwen. Although not thrilled about Ocwen we never have a problem. Now we are currently with PHH and we have called over five times to get them to send us a statement of our account with them. I had electronic account with Ocwen. However I am unable to set anything electronic up with PHH. I cannot get in my account to look at it and I cannot get anyone who speaks English well enough to understand that I want a paper statement every month.

    I continue to send a check every month with a letter stating that I want a paper statement of my account. Numerous calls have been made with the answer that we will get them within 20 days, we will get it next month, we will get it blah blah blah. It's all **. If anyone reading this knows anyone in charge of PHH instead of a bunch of morons that answer the phone and know nothing I would appreciate the name of someone in charge. I would love to get a paper statement of my account.

    This company has failed to draft my automatic mortgage payments for at least 4 months now. I've caught it in time the first 3 incidents and have made the payment before it was late. That was until last month. Each time I'm assured that the next month my payment will be drafted without issue, and each month they fail to do it. I should have known not to trust the payment would be drafted since they failed me so often. Each month a customer service rep tells me with more certainty that they can see I'm enrolled in auto payments, but can't explain why they fail to do it.

    I sent a request to PHH's crack research team to ensure there will be no negative reporting to the credit bureaus from their mistake, but all I received was a letter saying they weren't waiving the late fee. I have no faith in this organization as this issue is clearly their fault, but won't rectify the situation. Though I haven't had the opportunity to serve them, I will be pursuing all legal remedies.

    The service I received was excellent. The gentleman who handled my call was extremely helpful. My payment had been declined due to insufficient funds. This was my error. I put more money into the bank account in question.. But now I was very concerned about being late in my payment. The gentleman understood my concern and was helpful to me.. I needed to know whether I should try to make another payment or whether PHH would run the earlier payment through again.

    So the gentleman put me on a brief hold so that he could verify this with his boss. Very soon he was back with me to explain that PHH would indeed try the payment once again.

    So there was nothing that I needed to do now. That was good news. While I was on the phone, he also told me that my payment amount would be going down in the near future. So that was even more good news. He didn't have to do this extra work because he had already served me. I believe you have a true asset in this gentleman. He is an excellent representative of PHH.     Ocwen transferred my mortgage to PHH. All was fine until I received a call today Telling me they are trying to collect my Aug. payment. So I check with my bank, as I make payments electronically and had no problem for the months leading up this. My bank showed the payment was made on the 2nd of the month. Then the caller looked up my payments and found they had applied it to some other account making my account late. She would not tell me where it had been applied, just that she would correct the error and that I was not late, and hung up. I do not trust these people and would not recommend them to anyone.

    Updated on 12/04/2019: I was a customer of Ocwen, which I never had a problem. Then PHH came into the picture, they kept sending me refinance information. I started the process in August, it took 3 weeks after my initial call for someone to even get back to me. They said we qualified for a VA loan, which I questioned because my husband had less than a year of service. They said it will be fine. The rules are you must have 2 years of service. After 60 days, they came back and said it was denied. There was NO communication during this time. I sent at least 5 emails for updates and called several times, no one would respond. We started on the regular refinance.

    After receiving our appraisal they stated some improvements which was fine. I got them fixed but one problem, the weather in Ohio is 30 degrees and below, they stated we had to have a large fence painted. They would not sign off until this was done. NO company would do this in the winter. We were over 120 days into this process with them and I finally had enough and closed with PHH.

    I was able to go to another company that will have my refinance done within 25 days. They went over every little detail with me - to include what goes on during the appraisal. They asked detailed questions, were texting and emailing me to get all the information. PHH did NONE of this, they would take weeks to reply to a simple email. Each time I was told there was high volume and they don't have the staff. Each week I would get emails and letters in the mail telling me to refinance. I paid over $500 and got nothing from PHH. I can't wait to be done with them and move on to another better company that actually responds. The best part was my interest rate the new company was 1% lower than what PHH gave me.

    Original review: I contacted PHH to do a refinance. The beginning process was fine. Once I submitted my information. I received no response. I waited 10 days and finally called. I sat on hold for 2 hours and 15 minutes. The person I spoke with could not help but sent an email to processor to contact me. I waited 5 days and received no response. I sent 2 follow up emails 2 days apart still no response. I had great service from Ocwen, PHH is terrible. Now looking to refinance via another company. I would not suggest doing any kind of refinancing with PHH.

    I tried a few times asking them for rules on closing an escrow account, they never respond to me. They won't let me close my escrow but not specify any reason. During my initial request of the cancellation, I was told on the phone that I should be allowed to close it - my payment history is in very good standing. This is an irresponsible and irresponsive business just trying to hold more money from the borrower. DON'T EVER DO BUSINESS WITH THEM!!!

    Ocwen acccount owner and do not have an official completed trial modification. In February 2019 I was approved for a trial modification beginning first payment April 1, 2019. Under a trial modification I have until the end of the month to submit the payment. The account was transferred over to PHH on April 10th. April 30th I went to Western Union to submit my first payment and spent this time on my lunch hour, after 5 attempts Western Union would not accept the payment stating it was the wrong billing account number that PHH provided on the package I received in the mail. I called twice while trying to make this payment and the service at PHH was horrible.

    No one could assist me. All they suggested was to make the payment over the phone with my checking account. Under a trial plan no one will accept a trial plan payment over the phone not even Ocwen. All payment must be made by overnight processing, Western Union or bank check. Never ever a personal checking account. Even though I did try this route I contacted PHH at 8:15 pm in the evening on April 30th, sat on the phone for 45 minutes and sat on the phone while the phone was literally disconnected. Tells me that PHH shut the phone lines down, the wait time was 45 minutes and decreased as the minutes wound down till 9:00 pm. Contacted PHH again I had to start the process all over again for a loan modification and was denied on July 19th because the April 2019 payment was missed. Not my fault but the fault of PHH Mortgage services.

    Then to make matters worse Chapter 13 bankruptcy was filed in 2008 after the death of my mother to save the home and property. Everything was discharged and today PHH Mortgage service attacked me and my Experian by adding this account to my Experian. PHH Mortgage service holds nothing from me that shows my signature that the trial modification was completed. My credit score reduced by 75 points and have screwed my credit profile and my chances to even think of re financing and trying to get away from PHH the mortgage ** of the north east.

    After today the fire in me is not over and my next complaint is with the Consumer Finance Protection Bureau. You can cover up the smell of ** by changing names. What smells like ** will always smell like **. The rest of the positive reviews on this site for PHH Mortgage are a joke. Probably written by the employees of the company. My heart aches for the employees who have to work for an organization that screws the lives of home owners and their credit reports. I am a victim here.

    My mortgage was transferred to PHH in June 2019 from Ocwen. It has been nothing short of a nightmare dealing with PHH. Customer service phone number always has a long wait. I've been dropped multiple times after being on hold for 10+ minutes to only have to start process over. Sometimes put on hold and no one ever comes back on the line! Paperwork and processing for modification was delayed due to transition, credit reporting has been inaccurate for months and has seriously impacted our credit history. Multiple emails and faxes have been sent with credit reporting agency documentation and there has been no follow-up communication from PHH.

    Most recently loan was reviewed with an off-scheduled escrow (after loan modification completed) PMI was added and increased our payment. When I called and questioned, I asked for and was told I would be sent paperwork of original loan indicating we had PMI and the parameters of such. I never received paperwork requested. Loan was reviewed again this month with an off-scheduled escrow and now PMI has fallen off. That raises red flags for me on how my loan is being managed. Very frustrating to deal with.

    Updated on 01/22/2020: My loan was transferred to PHH during a modification. I finished the trial payments and made the first regular payment and PHH randomly changed my payment. After countless calls that got straightened out and I’ve been paying monthly. Now PHH says I’m 5 months behind when I am current. Nobody can help and it’s affected my credit score.

    Original Review: I had a modification with Ocwen. March and April trial payment went to Ocwen and the May went to PHH. It was suppose to be final on June 1 with the first regular payment due June 1. I never received the paperwork until mid June. I was told payments were still due even if it wasn’t final. I was assured it was all internal things they were working out. I then received an escrow analysis that increased my payment by $600/mth. I was assured that would all be straightened out in the final mod but am now told different. I am at my wit’s end.

    I don’t even know where to begin with these people! The customer service provided over the phone was a complete sham. The employees did not want to do their job so they kept passing the buck and transferred me multiple times to Multiple people, the manager included. She acted as if there was a bad connection and could not hear me all of a sudden when my connection with her employees had been just fine 5 minutes prior. I don’t know what kind of game these people are playing but it’s a joke!

    To try to get a loan modification from them is impossible just as bad as their affiliate company, Ocwen. I got a verbal approval from Ocwen and then they transferred me to PHH and I had to start over again. Only way to force them into a loan mod is in bankruptcy adversary motion.

    I sent a check into Ocwen in May for June payment. They said on their paperwork that they would apply all payments that they received to the proper account.

    They applied the entire check to the principal instead of the June payment. PHH now says that they can’t apply it to the June payment. They must leave it as applied to the principal. This is ridiculous as I don’t have extra payment money lying around. They said I could make it up by paying extra each month. Why? Ocwen messed up. They need to fix this. THIS IS WRONG!

    I just got thru a two month period of PHH insisting I didn’t have homeowners insurance. I did. I kept calling the insurance company every time I received another letter telling me I was not complying because I had no insurance. The insurance company said they faxed the paperwork to them several times and did it again and again. They had the correct fax number. It was the one PHH gave me. Finally I don’t know why, they said they found the insurance paperwork. This has been a very bad experience. I want this fixed.

    Absolutely horrible. My mortgage was sold to PHH on November 15, 2018. In February 2019, I started a long modification. I send as all the documents requested by them as 3 times each, I make about 100 calls and six months later they told me that my request is no longer valid that I have to start over. These people have no idea. I'm literally writing this in tears. I don't know what to do anymore. This is awful. I feel nervous every time I call. I feel frustrated with this situation. I don't know what to do. I'm desperate.

    My deceased mother's HELOC was transferred from Ocwen to PHH. The deed to the home is in my name and has been for years. I am going through a Refinance for the property and PHH REFUSES to provide a payoff/closeout to me or to the title company. After weeks of calling multiple times, being left on hold, to only have their system drop the call, speaking to multiple incompetent employees who all have different instructions to which I complied with them all, PHH STILL refuses to simply provide me with the needed documentation to PAY OFF the HELOC. What company does not want to be paid?

    One representatives tells me to fax over the death certificate and deed. I do this, they receive it, and then do nothing. I call 3 days later to follow-up they say oh we have received it but it's in limbo because we have not sent you a package. Fine, they send the "package" which consist of exactly 1 letter requesting...wait for it...the documentation I already sent.

    Not only am I dealing with my mother's death, but having to also deal with PHH has literally broken my entire spirit. And to think, all I want is a Payoff Letter. How crazy does that sound? Oh but wait they WILL accept my monthly payments, but will not provide a payoff. They told me I can send a check in for what I THINK the amount is, but they can not provide a payoff without the original borrower's signature...even though she is dead. If this is how they treat people trying to pay them off I would hate to see how they treat their long term mortgage customers.

    We got a letter from Ocwen stating that PHH would be taking over our loan June 1, 2019. When I tried to get on the PHH website, it kept saying my social and account number didn't match. Then I got locked out. I finally got in touch with them and they unlocked it. In the meantime I couldn't make a payment because I couldn't figure out how to get on the website, which I was already late on my payment. I never received any phone calls or anything to try and resolve the problem.

    I finally talked to someone and they had said I missed a payment from OCWEN in April (You can't pull up payments from OCWEN now), and since they don't accept "partial payments", I had to do a loan modification to help me get caught up, which they tell me takes approx. 30 days, which will add another month. So, I have not made a payment since May (So they say). Now I have to wait for a decision on the loan modification I did on July 26th. Still no approval or denial. That will add another month in arrears. I am stressed and worried and I cannot get anyone to help me with this. I am at a loss right now.

    I have Power of Attorney of my mother account since 2014 and now they are saying I don't have authorization of her account, I just spoke to a customer service rep on 8/9/19 and they showed I have authorization on the account. I made a payment in June and July and have confirmation numbers and bank statements that show payment was collected, and they're saying no payment was received. Every time I call I'm told I need to speak to a Relationship Manager and I never can reach a manager. I've called over 10 times and never get to speak to a person who actually can help resolve my issues. This needs to get fixed. All these reviews seem to tell consumers to stay away and beware. I wish I could get someone who could actually tell me what's going. Please advise ASAP.

    I was contacted by PHH Mortgage and offered a chance to refinance my home and consolidate my debt. As a disabled Veteran of the United States Military I was horrified by the way that I was treated by the Loan Processing personnel. The communication was horrible! Michael ** informed me that all of my credibility checked out and I was good to proceed with the appraisal process. After spending my money to have my home appraised, as Michael had informed me too, from a company of their choice which cost 545.00, I moved into the loan phase of the process. During this phase I worked with Michael ** whom informed that my debt to income ratio was acceptable however, he would just need a few other documents to continue with the process. I submitted the documents as requested only to constantly be asked for more information.

    After going through this process for more than sixty days, I began to get frustrated because the documents that were continually being requested did not seem relevant to the refinance process. At this moment of great frustration I got into a heated dispute with Michael ** concerning my marital status from 15 years ago. Michael ** informed me during our conference call that he would personally deny my loan and that it would never go to the underwriters if I did not provide him with information that was not relevant to my loan. I asked to speak with his supervisor. I spoke with Michael ** supervisor which informed me that she would take over the process due to the heated discussion between Michael ** and I. She requested my marital status documents which I sent to her with the belief from what she had told me that I would be moving forward with the process.

    On August 8, 2019, she called me and informed me that my loan was denied due to debt/income ratio which was one of the first requirements needed to start this entire process. I was told initially that my debt/income ratio was acceptable which is why I was told to pay for an appraisal out of pocket. On August 9th I called and spoke with Marvin **. Upon him reviewing my documents, he told me my loan had been denied since July 30th by Michael ** for a different reason other than what I was informed of by his supervisor. I had been deceived into believing that I was being helped by the Supervisor when in actuality my loan had already been denied by Michael ** due to our argument and his personal feelings following our heated discussion. I asked Marvin ** for the information to the corporate division and he refused to provide this information. I am horrified that this company treats disabled veterans and soldiers so horribly.

    I will be going to the nearest Military installation housing authority and informing all persons necessary of the way that PHH Mortgage company is treating US soldiers and veterans. Additionally, I will be petitioning to have you all placed on the military blacklist, so that no other soldier will be robbed of their hard earned monies only to be denied due personal bias feelings!

    This company took over our mortgage from Ocwen who was excellent to deal with. We set up automatic payments with PHH to debit our account twice a month for our payment and received a CONFIRMATION LETTER FROM PHH verifying this. Every month I have to call to have our payment taken out of suspense and applied to our account.

    Then I received a collection call this morning from a NASTY women asking when I was going to make my payment. I explained that we have a direct debit set up for your payment and I was informed that they have no record of this in their file and that I must have set this up with my bank! When I explained that I have letter from PHH stating this was set up with them, I was again told I was mistaken. Asked to speak with a supervisor and was told they were not available and would call back within 24 to 48 hours. This is what I am told every time I call and never receive a callback. I am getting ready to report this the NYS Attorney General.

    We have been trying to get PHH to sign a replat for over 5 months. Our neighbor put his house up for sale and during the survey found that the property lines were not marked correct when both of us built and part of his house was built on our property. We were just getting ready to put our house on the market and move as well. We hired a state certified surveyor to work up a property exchange to give them a portion of our lot in the front section in exchange for an equal amount in the rear of the lot. All was drawn up by the state certified surveyor. The documents were drawn up were approved by the county and prepared for us to send to our mortgage companies. Our neighbors was signed off by his mortgage company in less than 2 weeks.

    Ours is 2 days shy of 5 months and still not signed off. Most of the time our calls are not answered or returned. When the calls are answered, they say they will check on it, or there is some new document they need, or something else needs done. Both us and our neighbors either lost or about to lose buyers on our houses over them prolonging signing the replat. It has went on so long that we now have to get the county to resign the replat. I scheduled a meeting with an attorney next week to start the process to take them to court.

Our family has yet to be notified by anyone after several emails sent. My husband is a disabled Veteran who has recently been diagnosed with cancer and we need PHH Loan Servicing to update our loan.

    Original Review: Recently our family applied for a loan modification with Ocwen Loan Servicing, and a month later we were told PHH would be handling the request only to learn that PHH reported they don't have our request. VA representative has attempted to help us with obtaining another packet from PHH and they failed to respond. It appears they want to take our property, my husband is a disabled Veteran who has cancer. We have been in our home since 1998 and we deserve better. This should be criminal.

    Made a payment on Aug 1st. It is now the 7th of Aug and the payment still hasn't posted to my bank account. After multiple attempts to reach out and sort the mess out, I was instructed to FAX and hopefully someone will reach out. I HAVE NO CONFIRMATION ANYONE IS ACTUALLY DOING ANYTHING WITH MY ISSUE. PHH claims the payment has gone through but it does not reflect in my account. This needs to get fixed. All these reviews seem to have the same theme... Beware...and stay away. I wish I could get someone who could actually tell me what's going on. This isn't some simple return and recharge. This is a lot of money to some people and this could really put others in bad situations. Yes my statements are up to date but it did not come out of my account. Please advise.

    PHH Mortgage is the worst company I have ever dealt with. I only have to use them for now because my mortgage got bought by them. Their attitude towards customers is terrible, their customer service agents don't keep a record of every time you call in, and in the rare occurrence that they do, they lie about what took place during the call. I've called in 10 times to get something addressed, and every single time I get a conflicting story from someone that I speak with.

    I wouldn't recommend this place to my worst enemy. They are just terrible. Horrible customer service and they really don't care about customers. RUN AWAY AS FAST AS YOU CAN BEFORE YOU DO BUSINESS WITH THESE SCAMMERS! I only gave one star because I had to, otherwise I would have given negative 1000 stars.

    PHH mortgage took over our loan from OCWEN. Everything was going fine and then it starts. We start getting late marks on our credit in June. Even though our payments were made on time. Called and of course get the same runaround. Not sure why this is happening. Cannot get any answers. We have our online payment confirmations for all of our payments but here we are. August payment is due by the 15th and they have marked us late for August. This started in June and that one was fixed but July and August. Here we go again!!! This is literally exhausting.

    My loan was recently sold to this company and so far my experience with them has been horrible. I did not receive any information from them until I called and asked for it, they charge a fee for online payments because it appears that this is an overseas company. Their customer representatives are not familiar with the questions I asked when I called regarding my PMI, they put me on hold multiple times to tell me things I already know and I was asked to call back because the “specialist” could not take my call. When I asked for a direct number to the person they said that I still have to c go through their customer service line first. I’m looking to refinance with another company just so that I can get out of doing business with PHH.

    My mortgage was transferred to PHH with very minimal notice last month. At the same time, my insurance agent closed shop and sent my policies to different agencies. Prior to the mortgage change, I received a notice that the insurance was going to be renewed and paid by the mortgage company. I never heard anything more until PHH notified me I have no insurance on record. In fact, I wasn't sure who they were since they weren't who I was paying my mortgage to. During this time, my new account at PHH wasn't updated so I had no idea that insurance payments were not being paid by PHH.

    I get the issue straightened out and new policies issued, but now PHH is demanding payment for 5 days that were questionably a lapse. I called to provide the details of what happened and the agent simply could not care less. She was kind enough to tell me that after they confiscate the funds from my escrow for their 5 days of insurance (for which there were no claims) at 2 times the original insurance rate, I would get a nice certificate showing that I did indeed have their coverage for 5 days last month. This company epitomizes the worse customer service experience that I have had in many years. It is darn near impossible to get through to a real person (after 6 levels of phone menus) and after you do, they have no power or interest in making things right. I would not do business with PHH given a choice.

    I took a loan out almost 20 years ago. It was a straight second mortgage and therefore didn't need anything extra. This was 18 years ago for 26k. Here it has been almost 20 years the balance still stands at almost 20k so something isn't right. I have paid almost 65k for this which should make the balance almost gone. I started researching last night about Ocwen and how they added things to people's mortgages without their consent and not crediting payments, etc. I guess I will have to consult an atty.

    Like so many others on this website, my mortgage company was bought out by PHH, effective July 1, 2019. I paid by check in the transition due to the letter they sent, and, for 2.5 weeks, the check wasn’t cashed. My bank stopped that check for me, I ‘overnighted’ another one 5 days ago with both July and August amounts for my mortgage, and I’m giving the overnight one more day before stopping this one. I have 3 weeks before my 60 days of grace for transitioning are up. I’m beginning to feel like they are setting me up to fail and that my stellar credit score could be affected due to their incompetence. I also called a PHH ombudsman # that I was given last week, no return call. I’m likely going to refinance, too, despite the hassle. I’ve gone through mortgage buyouts before with little to no trouble. By comparison, this is nightmarish, and I’m petrified. I’m hopeful that they will cash my check tomorrow. Sigh.

    My 2nd loan was with Ocwen and they were very easy to work with. Then they got bought out and my loan was put with PHH and I was disappointed as we were selling our home and only had 2 more months as our home sold fast. I could never log onto the website and was calling to check the payoff balance and put our new address if there was a difference of too much being paid or not enough. As it is, it will be a little overpaid. When I call it takes forever to get through to a person and they 1st people are never able to help and they always have to transfer me to a 2nd group. 1st time was cut off when transfered. 2nd time when when they pick up bad connection. 3rd time I got through and was almost done when we got disconnected. Here an 1 hour and 1/2 later I am sitting and waiting again....very disappointing in their customer service.

    Can you say greedy? I sent a payoff based upon their customer service quote and paid off my mortgage 7/3/19. The payoff quote I received stated it was valid until 7/1/19 even though the conversation had taken place several days after that. Then, in spite of having almost $90,000 they made escrow payments on 7/8/19 so I sent them THAT money for the escrow shortage. They credited all the money on 7/16/19 instead of marking the house paid off before the final auto-draft so they could draft yet another payment and sent me a measley $380 back instead of not drafting or refunding my final payment.

    Greedy company. Incompetent. Not good to work with. We had 2 mortgages with them and when it came time to pay off they were the first mortgage company to go. This is nothing but a mortgage servicing company for a bunch of investors, probably foreign. They will never identify who actually owns your loan (who "the paper" was sold to) and they do everything to squeeze the last dime out of you.

    My mortgage was transferred to PHH. Every time I receive my mortgage statement I pay it within a week regardless of the due date. Apparently this caused me to overpay. Instead of PHH crediting my account for future months they arbitrarily posted them as principal only payments. This despite the fact I included their payment coupon with every check and at no point designated the payments were principal only. I spent a ton of time on the phone trying to get it straightened out, even talking to a supervisor. No luck. I'm currently looking at my options to resolve this situation. The State of Oregon appears to have some rules to protect us, so hopefully I can get some assistance without hiring an attorney.

    I am nearly done refinancing with a different lender. On July 9th, 2019, our signed authorization was sent to PHH for release of our Verification of Mortgage (VOM) to our new lender. They were told they could expect it within 7-10 business days. Within a few days of closing (July 30th) it was discovered that PHH never did furnish Verification of Mortgage. PHH wouldn’t respond to inquiries. My refi company asked me to call PHH since they would not respond to their inquiries and have them fax the VOM.

    July 31st I contacted PHH. The customer service representative I spoke with said PHH would fax the VOM to my lender in 1-2 business days. I explained we've been waiting - that from July 9th when the signed request was sent we were told to expect 7-10 business days. I asked if they could please expedite. They they couldn't, so I asked to speak with a supervisor.

    I was transferred to an "escalation manager". I asked if they could please get the VOM faxed that day. It took him 20 minutes to research, placing me on hold four times. He then told me the original request was denied July 24th due to Chapter 7 bankruptcy over eight years ago (my refi company never received this denial notification and neither did I). Because of this, PHH refuses to furnish a VOM. Our bankruptcy DID NOT include our mortgage. We have always paid and have had no late payments for the last several years.

    Looking back at these conversations, it strikes me that in the first conversation PHH was ready to send me the report in 1-2 business days. It was only after I asked to expedite and transferred to the escalation manager was I informed they would not send the VOM at all. What if I never made the request to expedite and left it with the original customer service representative? Would my request have been denied AGAIN without notification? How long would the delay be if I had to call PHH again?

    I contend this delay is completely intentional on the part of PHH and my suspicion is that it appears to be a delay tactic for them to keep collecting on my loan. Backing up that assertion is the fact PHH never even responded to the repeated requests for the VOM by the other lender nor informed us the request was denied. This is beyond unethical. Rest assured I will be relaying the details of this situation to the BBB and other consumer agencies.

    My house was flooded and made inhabitable by Hurricane Florence in late September 2018. Originally, Ocwen had my mortgage after the flood damage but it was transferred to PPH later. FEMA was prompt and good getting my claim settled and paid and an escrow account was set up by Ocwen. However, getting reimbursements from PPH has been a nightmare. Ocwen told me they would reimburse me as I made payments to my contractor and not have to be triggered solely by inspections. PPH, after I paid and submitted invoices for $47,000 (only a portion of the total cost) declared an inspection was needed.

    Mid June I had an inspection done (PPH later told me it determined it was 70% completed) and PPH decided they would give me just $40,000 and proceeded to send the check to the contractor for a cosignature at the uninhabitable house. This following several calls to PPH clarifying the need to reimburse me directly at my temporary address located 2 hours away. Payment was stopped on this check after several more calls were placed. A replacement check was promised to be issued within several days. That was the beginning of July.

    After several more calls in which a new check was promised to be coming soon, I learn tonight (August 1) no check has been sent though one was approved for only $30,000. This has been a MAJOR nightmare and still isn't over. I have had to finance nearly $50,000 for close to 1/2 of a year while PPH yanks me around and holds my money. I am going to finish restoring the property and protecting their collateral. How do people of lesser means or access to credit survive this treatment? I do believe the authorities should look into this incompetence and make sure people don`t end up really pinched, or ruined, financially following insured natural disasters. Good bless FEMA and jeers to PPH.

    Had Ocwen for years, great company. They consume PHH in a merger, not so great company. Website is terrible but no real bad experiences until we had to notify of a loss. A small fire turned into a HUGE ordeal. We spent our savings fixing the house as a result of the fire thinking it's okay the insurance company will pay us back. While PHH pays the insurance it is my money they pay with. Now here we are, broke, two months AFTER the fire, almost one month AFTER the fix, and PHH has the insurance check. They don't approve of the company that did the claim inspection (Allstate uses a preferred vendor and just incorporates what they find into the claim estimate and payment). Today I log in to see if there is anything on the website (which is lacking) to find out how to pry this check from PHH, and now it's not PHH. It's NewRez. What? Who is NewRez?

    I really wish customers could give feedback BEFORE these little servicer transfers took place. I miss Ocwen, their website, their customer service AND most importantly the fact that you ALWAYS got the same answer no matter how many times or different ways you asked the question. Now it seems like you get opinions, because no two answers from anyone are the same. I'm thinking the best thing for us is to refinance with a local bank that services their own loans.

    Loan agent very responsive when going through the process of locking down a refinance. After all paperwork was complete, appraisal done it was virtually impossible to contact not only loan officer but I experienced 45 minute wait on phone when I tried to get information from someone else. I finally contacted someone else (short wait time this time) who tried to connect me to my original loan officer but advised me he was unavailable. He then tried to connect me with my loan processor but was unable to connect and advised me the loan processor said they would call me back within the hour. I held off submitting this for 1.5 hours and have not received the promised call back. Just starting to wonder. When the lender was Ocwen this didn't happen.

    PHH started servicing my mortgage in February 2019, Ocwen which was my previous mortgage company forwarded my Feb payment to PHH. I started paying PHH through my bank on 03/01/19 by sending them a full mortgage payment. I then started paying them bi-monthly like I had been doing with Ocwen by sending a payment automatically on the 15th and the last day of the month. PHH managed to apply the funds correctly for April and May payments. However, when June rolled around I started receiving mail and phone calls stating I was behind on my payments. What I came to find out is any payment I started making around the 15th of each month was being credited as a payment towards the month prior.

    I thought I had resolved this problem by talking with Franchezca ** from the "escalation department", I was mistaken as here we are in July and I'm receiving the same mail correspondence and telephone calls saying I'm late on my July payment as they applied the payment sent on June 14th (15th was a Saturday) to my June 1st payment which was already paid in full and had the late charges and payment reversed. Not to mention they've already applied my July 15th payment back to my July 1st statement which means I'll be dealing with this again for another month.

    The call center is a nightmare to deal with, I can't talk to supervisor and I can't get a direct line to call someone at PHH that isn't from the call center. Franchezca ** is just some made up employee in my opinion, as when I tried to call her at the number provided I went back to the same call center. When I asked to speak with Franchezca ** on multiple calls, not a single call center employee can seem to find her or contact her. There seems to be absolutely no way with this company to actually contact the same person twice.

    This little disclaimer seems to explain the company very well: "PHH Mortgage Services, LLC is a debt collector attempting to collect a debt and any information

    obtained will be used for that purpose. However, if the debt is part of an active bankruptcy case or if your personal liability on the loan has been discharged through a prior bankruptcy court issued Order of Discharge, this communication is not intended as and does not constitute an attempt to collect a debt and is provided solely for information purposes."

    I get the feeling as a "debt collector" their interests don't revolve about serving our loans correctly, but in collecting as many fees as possible. I've never missed a payment with Ocwen all the years they service my mortgage, and have either paid on time or the way I'm currently trying with PHH. How is in the six months I've made payments to PHH the way I did Ocwen I'm going to get told I'm late with my payment three times? It is because they want to manipulate the system to their benefit as I doubt they actually want customers who pay their bills.

    I inherited my Mother's home. I paid the mortgage for about 1.5 years prior to running in hardship. I applied for a modification. The original balance was 54,000 and 1 year later and a modification later, they added over $25,000 to the original mortgage plus added a Balloon payment provision of $33,000. This takes the principal balance up to $112,000 plus a 4.25% interest. This really sounds like predatory practices.

    I was with Ocwen and was on a Loan modification for three months before it transferred over to PHH Mortgage. Mind you it took us 5 years to get Loan Modification with Ocwen. On June we received letter saying our mortgage was sold to PHH. When I set up automatic payment was never taken out because of that our Loan modification was dropped. I set up automatic payment in July and rejected again did it for Aug and rejected. I called and been on hold for over 30 mins and nobody. I don't know what else to do but someone help. I'm not losing our home because of errors Ocwen caused and now PHH is just as bad on not answering emails or refuse to talk to my wife who is on the paperwork. I know I will get a message on here saying someone will contact me but you will not. Who can we contact in regards to this issue.

We are now going to contact The State Att. General's Office. Something does't feel right.

    We had our mortgage transferred from Ocwen to this joke of a company. I tried to set up an online account to pay my mortgage and could not. I called in and was told that because we are in a Ch 13, if I didn’t want to mail my payment in, I could only make phone payments. I was not allowed to pay via online. I have made a couple payments this way and although I do not enjoy talking to people who do not speak English very well and are clearly reading from a script, payments were made just fine. Today I called in and got transferred to a "specialized department" who handles Ch 13 accounts. The RUDE specialist informed me, that I have to call my attorney and have them send a consent form to them to be able to tell to me about my mortgage, even though it was transferred to them via ocwen. I was told that I could make a payment and that was it. I told her that was all I wanted to do at this time. She asked me the amount I wanted to pay.

    I asked to tell me the amount, because I wanted to make sure I had it correct. She then informed me, that she could not tell me how much I needed to pay and that I needed to tell her what I wanted to pay. Without access to my account, I could not remember the exact amount I needed and she absolutely would not tell me a thing! I had to get onto my bank account to find out the amount I paid the month prior to make sure I was correct. (Also because I am in an arm, and my payment had recently changed I was unsure what the amount was, without looking at it.) I found the amount and made the payment. Now, I have to call my attorney and do their legwork. This company is horrendous! As soon as we can we will be finding another company to take our mortgage. Run away from this company as fast as you can!

    We have been dealing with PHH's mortgage assistance department for 2 years and have jumped through hoop after hoop after hoop only to be strung out further. PHH will not accept payments because we fell a month or so behind and require the balance in full in order to accept it. Flash forward 2 years later...we owe $78,000 and PHH continues to string us along....sucking our home's equity away each month.

    This is the absolute WORST company I have ever dealt with. We had (still have) more than enough equity to make a deal. This coupled with the fact that I just secured a new job with much higher income, you would think we could resume the loan. Nope....PHH will continue to string us out until there is no equity left, and then they will foreclose. This company should be sued and I have already retained an attorney. Whatever you do....DO NOT put any faith in this company to help you work out a deal to save your home. They do not care.

    PHH bought my loan from another company. PHH charges almost $8.00 to make a one time payment online. My previous Mortgage company didn’t charge for this. This is a blatant rip-off. Maybe it’s because they are connected to Western Union. I want the ease of paying online but the control of not making it an automatic payment. Very Unhappy and unimpressed with this.

    In Feb 2019 our mortgage was transferred from Ocwen to PHH and since then we have been living nothing short of a nightmare with this company. To begin our first payment in Feb didn’t go smooth. It was sent and I was told that it was it received as I had received a letter stating such. After the lengthy wait on the phone to speak to a person I did finally get them to figure out that my payment was there and had processed. Thinking I had no more to worry about I did not open mail from PHH for the next couple months which turned out to be a mistake for me because my March payment due the first had processed but my April payment arrived the end of March so it was all applied to principal making us be missing a payment for April. I did not realize that until I opened a letter June 26 and saw we late then opened other letters to find they said the same thing.

    After 46 minutes waiting to speak to a person I was told about the April payment that arrived early and was applied to principal. The man I spoke with assured all would be taken care of and he would get it reprocessed. He said we would be fine and our account up to date. He also advised that I make my payment late to arrive after the first when it is due to avoid any further issues like that. Well then we get 4 more letters in July the 1st 8th 9th and 11th. One of them telling me we are in default and another from a guy who is my case manager for early intervention as apparently we are experiencing some financial troubles. What? Another phone call to them on July 17th and I am told we are current and have nothing to worry about. The gal told me the letter of default and other should have not gone out. Well it isn’t over yet...

    July 27 I get a visit at my home from someone hired by photo drop a letter off on my door (I wasn’t home at the time unfortunately). This little note just gave the phone number and stated they are expecting my call. I did call and was told that the may have been requested the same time as the default and other letters were issued. I was again told my account is current and I worries. Well now in my mailbox I have yet another letter dated July 23 this is reassignment of case manager which I attempt to call directly but conveniently he is unavailable. I am currently on hold waiting yet again to speak to a person and wasting my day. This place is a nightmare company and it is quite obvious there are nothing but troubles when looking at the enormous wait times experienced when trying to talk to someone.

Also their links to change passwords do not work. Very very frustrating. My payment is late because of this. My credit score has been affected. Reading all of these negative reviews is very troubling. I just want to make a payment. Also I have. It received a statement in the mail either.

    The website has been down all weekend. If you find that your mortgage is being sent to PHH, my advice would be to refinance. PHH and Ocwen treat you like you are delinquent as all communication contains the wording "this is an attempt to collect a debt". Ocwen started that and PHH is continuing it.

    My mortgage was serviced by Ocwen and got transferred to PHH mortgage. Ocwen send me instructions where to send my payment. I send my payment and wrote my loan number. And guess what they converted my check to ACH and cash the check and applied to wrong loan. I have proof because I have duplicate copy of my check. I tried calling them giving me a runaround directing me to an escalation team but until now they didn’t resolved the problem. I reported this company to the Attorney General in California for doing fraudulent activity!

    Like others have stated I was with Ocwen and my mortgage was transferred to PHH. Customer service is horrible. You can call 3 times in a row and get 3 different answers. Takes an unbelievable amount of time to get through to customer service. The Ocwen website was awesome but the PHH looks like something a grade school student put together. My account with Ocwen was bi-weekly payments. PHH is attempting to also give me bi-weekly but within 2 months they've already screwed it up.

    I made my payments (autopay) every other Friday and they applied my July payment money ALL to principal and didn't apply my payments to my July payment. Then they send me a late fee after they've received my payments?? Mind you they can't just fix this like reverse what they did and pay my payment. They have to review it for 2 weeks. I HAVEN'T MISSED A PAYMENT EVER. As soon as I gets this mess straightened out I'm refinancing and praying I don't end up back with them. If they are servicing your loan don't walk but RUN away from this company.

    Hurricane claim disaster. Our mortgage was transferred from Ocwen not long before Hurricane Michael damaged our home. We thought getting money from our insurance company would be a battle but it was nothing compared to the hoops PHH is making us jump through. They are holding onto our insurance money. We have had to front the money out of our private savings to pay contractors only to get slowly reimbursed by PHH. This company should be ashamed they are treating disaster victims this way. I have called customer service several times to no avail. Frustrated that our account was ever sold to PHH.

    Hello, I had been on the line yesterday for 43 minutes holding and being transferred and then once I was being directed to a supervisor I was conveniently disconnected. I am requesting my phone call from June 19th be pulled as I was told my account was still active due to an agent in the beginning of June taking my bank account number down incorrectly causing my payment to not go through.

    Now I am being told my repayment plan was canceled on June 13th. Why then was a payment taken on the 19th? The answer was I still owed money. Well I still owe money now and the agent said you can not accept payment due to the plan being canceled. That is very conflicting since the 19th payment was taken but supposedly the plan was canceled on the 13th. It would not be acceptable that I am being punished for the original agent's mistake (I am not even upset at that agent as we are all human and make mistakes) in the beginning of June. The call on the 19th clearly states the number was incorrect but my plan is still active. I would like to not be punished for the original agent and the second call to be honored.     My Ocwen loan sold to PHH. Nothing but a nightmare, ever since. Was always able to get onto Ocwen site & make my pymts in less than two minutes. With PHH, I have spent anywhere from 1 1/2 hrs to 3 hrs, every month trying to pay via their website which never recognizes my loan # or password, no matter what avenue I try to get in, to pay. Then, always spend additional 45 min to an hour with Reps who try to remedy the issue and never can. The Reps are nice. They try. But, this company is dysfunctional in not providing a means to easily make your pymt.

    I am beginning to think it is a scam of some sort to force you to pay via snail mail or pay fees via the alternate pymt center or foreclose on our homes. I have had it. I will snail mail every month, two weeks in advance, in case there is some dysfunction in their processing mailed checks, also. (I don't trust them, now.) I don't have time to spend 2-3 hours trying to make my pymt, every month. I am afraid PHH will ruin my good credit with their dysfunction. (I worked so hard to recover from a financial crisis 10 yrs ago and finally built my credit to "very good", now. Meanwhile, I am looking at refinancing to a different mortgage company because this one is scary & suspicious in their business dealings.)

    Loan Depot transferred my loan to PHH. No communication from Loan Depot or PHH that my loan was transferred. I only learned of the transfer when I tried making my mortgage payment over the phone to Loan Depot and it wasn't accepted. Then I get a recording from Loan Depot about the transfer of companies. So now we are toward the end of July and still no mortgage statement from PHH. So I speak with a rep and English is not their first language and so it is difficult to communicate with him and then he hangs up on me.

    I also had wind damage to my home and my insurance company is sending me a check to repair the roof. However, I can't seem to be able to contact anyone at PHH because their name will be on the check. When I put in my last 4 of my social security number and zip code, I don't seem to exist in their system. No way to speak with a representative to discuss my concerns. Extremely poor customer service.

    My mortgage was transferred from First Union. About 10 years ago Ocwen started to charge me this flood insurance which is not in my mortgage documents as required. So Ocwen charges this crazy fee for forced flood insurance that is not required. No one ever could explain why. In addition the escrow has always been screwed up. Always a deficit (but First Union didn't have this problem). Now I have had my hazard insurance paid through payroll deduction for 12 years now. PHH is charging me the same exact amount and then the best line item on my account summary is OTHER and that totals $345.72 per month! Almost my P&I amount! Why can't PHH get it right? I can't stay on the phone for the hours it takes to get anything done. If I could give zero stars I would. I fully expect this to be deleted.

    I've had a current Mortgage with Ocwen for YEARS with no issues. Loan gets transferred to PHH and that's when the ** hits the fan. End of May before the loan gets transferred, I mail a payment to Ocwen. Ocwen is supposed to transfer the payment to PHH. 3 weeks later and multiple calls later, check is not there. I put a stop payment on the check and then call and make 2 payments for June and July over the phone. I specifically tell the rep (Always India or Philippines) That this is not a payment PLUS a principal reduction but TWO payments. Still no statement by the way.

    Finally get a statement showing the correct amount due. Whew! But wait, 2 days later, another statement now showing 2 payments due. Call today and Rep says he can't talk to me because I am in Active Chapter 7 Bankruptcy. Not true I tell him. BK was discharged last November and they were aware of that. He kept talking over me so I insisted on a supervisor. 5 minutes later, still on hold. Hang up and call back. Next rep was much more helpful and seemed to care about my concerns and was able to address what I was concerned about. Fast forward to today's mail. A notice from PHH that I owe them $50 for a bounced check charge! Argh! This place is SO bad but now I'm stuck. I really hope they get their stuff together. So frustrating!

    So my wife had issues with Ocwen. They would take our payments and put them in a suspended account and at one point an operator told us to hold off payments to supposedly clear it. Well now we are with PHH and they now want $5000 over the total. We were happy to pay $12,000 to cover the previous balance and at first they agreed to help but then, on the same day, they rescinded and won't accept our money. We are now contemplating bankruptcy. NO FLEXIBILITY WHATSOEVER!!! I WOULD STRONGLY RECOMMEND GETTING YOUR LOAN OUT OF THIS MESSED UP BLOOD SUCKERS..

    My mortgage was transferred from OCWEN to PHH in May 2019. Since then the Customer Service is terrible, extremely long hold times and a number of times my call was disconnected. I have an ongoing Web payment issue with the One Time Payment, I have emailed web support a number of screenshots of fields that are Non Editable specifically the Payee Account Holder Name. I am afraid since this is connected to Western Union that when they see the main borrower name with my checking account my bank may bounce my online payment. I still have been unable to resolve my issue, No one at PHH cares to resolve. Instead of resolving Customer Service reset my account so I had to reset up the account again with a new password.

    Today I spent 3 hours on the phone with customer service Yazzmin an account escalator who was unable to help me. Now I am on hold still. And when Yazzmin tried to verify my identity she came back and said my social didn't match the account YET I had my account open and my PHH mortgage letter in front of my, I am the Co Borrower on the account. I asked for a Manager or a Director to assist me, I have been unable to connect with my case manager Celeste ** never available. PHH needs to make many upgrades in service.

    I am sooo stressed with PHH/NewRez, not even sure which it is everything says something different. Ch 13 on my account and never a problem making a payment, dont you want the money or is it that you prefer more money if you can jerk people around and make more on a foreclosure?? Constant long 20-30 minute hold times at least, but I can make the payment, AT LEAST until my call today, now my only option due to a policy change is snail mail, and what if payment gets lost. Not so sure this rep knew what she was talking about but am I calling back for another 19 minute hold? UMM NO! There was no notification of this policy change either, WILL NEVER recommend this joke of a supposed mortgage company, thats for sure!!

    My mortgage with Ocwen closed and was paid off on May 24, 2019. The account was closed prior to the June 1 date of PHH joining forces with Ocwen. I started receiving correspondence from PHH in June. Why? I have no idea. I received a letter from PHH in June stating that my account was behind, so I contacted their customer service department and explained that my account was paid off and closed. I was told that they would review my account. What did I receive you might ask.

    On July 11, 2019, PHH filed foreclosure proceedings against my closed account. I am currently dealing with their attorneys to get this matter dismissed. While this is going on, I received a letter from PHH that my payoff was insufficient to the tune of roughly $3600. Once again I will state that my mortgage was paid off through Ocwen. I should have had no experience with PHH at all but that didn’t stop them from getting involved and messing everything up. Both myself and my mortgage account never had any affiliation with PHH whatsoever.

    PHH bought our mortgage from Loan Depot and made it one big headache for us, 1st when you call them your talking to somebody in the Philippines who wants your SS#, Banking info and tells you all is fine. Trust me it's not. Gave them our 1st payment, even though we were set up on auto pay they couldn't do it, through Western Union and within 12 hours 3 separate transactions had to be put on hold. All our info was stolen. Would not recommended this company to anyone, stay with American companies that use Americans.

    My Ocwen mortgage was transferred to PHH Mortgage June 1, 2019. I am in an active BK Chapter 13 for the last 3 years and made my payments monthly online with Ocwen. I could monitor everything related to my account online with Ocwen. Along comes PHH Mortgage and the rules changed. I have no access to my account online. It took 4 days to get through to someone in June 2019 to make my payment with PHH. I finally got someone to take it over the phone. I was told that I should be able to make payments online once they get all account information transferred from Ocwen. I attempt to make my payments online July 2019 and still NO access to online - for anything - to make a payment or just to see how last month's payment was credited. Another 4 days of phone calls to PHH, and it's like hitting a block wall. Every person I spoke with could not take my payment online or via phone due PROCESSES??

    I was told to use Money Gram or Western Union - each at a fee of approx. $40. Why do I have to take on the financial burden just to make my payment to PHH. After 3 hours on the phone with PHH, I finally got to someone that spoke English and understood BK laws. She was not warm and friendly and rather rude. However, she attempted to research accepting payments and allowed me to hold for some time. In the end, she tells me that because of ruling from CFPB that just came down at 10:00am this morning (July 19, 2019) that does not allow them to take payments via the phone. I was again given a PO Box to send my payment by check. First off, I have to see if I even have checks for my account because who writes checks any more. And then I am bothered with just sending a payment via US mail and hoping PHH timely credits my account. But I can't get online to verify any information.

    I researched and then call CFPB asking about such a ruling that prevents the servicer from taking my payment via phone because I am in an active Chapter 13 BK. CFPB could not find any such ruling. I again call PHH back to question this ruling, and after another hour on the phone with PHH, the representative took my payment over the phone. He did it in such a way that I did not know if he was just verifying my account until he started with the disclosures of the payment being taken from account in the next business day, etc. WTF? I never got the information about this CFPB ruling and in the end, my payment was taken over the phone after being told for the last 4 days that they could not do that.

    Since June 1st, PHH Mortgage has been very difficult to deal with and no one offers to help resolve the issue. If you put lipstick on a pig, it's still a pig. They can call themselves PHH Mortgage but it's still Ocwen. I just got Ocwen trained and now I have to start all over again. When will we, as customers, be allowed to have a say in who services our mortgage? It just seems to keep getting worse and no one cares how these servicers treat customers. I am tired with having to beg creditors to take my payments.

    Updated on 08/16/2019: The Escalation Department calls my number, but when I answer they will not say anything. Just hold the line while I say “Hello” repeatedly. If their call are monitored, they should have a record of this. When I call the number back, I can’t get through. This is all talk and games to this company. They have no intention of helping me. I still have not received paperwork in the mail, that I was told would be sent to me to be assigned a financial counselor.

    Original Review: They are not accepting and returning all the funds back to my bank account, that have been made towards my mortgage payment. Won’t even allow me to use balance in “Escrow Balance.” My loan was transferred by Ocwen, but I’m told that Ocwen and PHH merged. However, PHH doesn’t have the same policies as Ocwen. Any arrangements made with Ocwen are not acknowledged by PHH. I have spoken to Crystal in the past, who was absolutely amazing at answering my questions and following through. Now the management of account is getting out of control again. I’ve been unable to log in in their website. It seems an impossible task to get a resolution, and people are being hurt and are stressed out at PHH’s expense.

    Updated on 11/06/2019: In July 19th I posted a review regarding PMI being added back to my account even though the balance less than 40%. Though the original review shows a response by PHH, it does not show all the communication detail, so I thought I would update the information (though I am unable to update the original post). They refunded the PMI on 8/8, then charged me again on 8/28. They said they "escalated" my complaint and I received an email on 9/6 stating the PMI had been cancelled and there would be no more charges.

    Unfortunately I had paid my mortgage up a few months in advance and now have received a statement showing they deducted $1,952.17 from my escrow account on 9/26. For what? MIP/PMI Payment HUD Rep Ins. Premiums. ARE YOU KIDDING ME? If you have any options, DO NOT USE THIS MORTGAGE COMPANY! I ended up with PHH due OCWEN's transfer of accounts and if I could give a thousand negative star rating, I would!

    Original Review: Never had a problem with Ocwen. Account was transferred to PHH Mortgage at the end of May. Took weeks to access my account, to the point of being late with my payment. Finally was able to get access and find that I am now being charged for PMI (Ocwen stopped that years ago when I hit the 78% mark as required by LAW). My loan originated July 25, 2001 and has a LTV of 37.9%. Where the heck did that come from? The only notification I received about PMI being added back is a escrow shortage notification. There is no mailing address posted on the website for this company except to mail payments. However, the website states PMI removal requests must be made in writing.

    Prior to OCWEN selling my mortgage to PHH husband had stroke. Requested two month forbearance and got nothing but a runaround with them saying that they could not do it since they were transferring everything to PHH. Insisted PHH would be extremely helpful, even have this in writing via email from OCWEN. Still waiting for paperwork that was stated to be mailed to me beginning of June. Tried to make payments to PHH via online, returned. Via mail, returned. Trying to contact on website, states page not available. Tried getting paperwork or any other documents but states under review that nothing can be done until review completed. Meanwhile my payments keep getting returned.

    My mortgage was recently transferred to PHH from New American Funding. It was honestly kind of scary when I started seeing some of the reviews online (a transfer is scary in general) but the transfer went very smooth and all payments have gone through perfect and to the correct departments. This is a huge relief when it came to something as important as my mortgage. Customer service has been helpful with all my questions and all details given have been 100% correct. The online system is easy to navigate... honestly easier than it was with NAF. Thank you PHH for my new peace of mind.

    My mortgage was just transferred from Ocwen to PHH on April 1, 2019. I am writing to you today to explain about the bad experience, I had with the refinance department over a month this week, I applied to refinance online. When I first applied I figure it will take at least 72 hours for someone to call me back. That was incorrect, it's been a month. Isa ** left me a message last Sat. I have called over 22 times. I called again Monday. They advice a manager will return my call in the next 24 hours. It's is now Thursday I just called. I believe that the response today again was no one else available to take your call. She tried reaching by Skype NJ OFFICE - NO managers in the office. I will call other banks to refinance at this time. I don't think it should take 25 calls and no call back. This is horrible services. I trust that this not the way PHH does business and you will mention my concern about the incident.

    My mortgage for my condo transferred over to PHH from Ocwen around the March time frame. Ocwen been paying my condo association fees without issue since 2014. I modified my loan last year, and condo fees were part of the agreement we made with Ocwen. In March, I was notified by the condo association that we were overpaying our fees and we had a credit. I immediately contacted PHH to have the amount adjusted. I faxed in the required paperwork to the number they gave me and never heard anything back.

    After following up, I was told they did not receive my paperwork and they gave me a different fax number. I called multiple times between March and May. At the end of May, I was told that they were just waiting for my condo association information to transfer over from Ocwen and they would update the amount once they received. I couldn't receive the credit from the association until PHH updated the amount they were paying.

    In June, I received a letter again stating they were just waiting for the association information to start making appropriate payment. In the meantime, I went on the association website and realized that PHH has not been making ANY condo association payments. It had eaten through the credit I had and I now had a balance past due. I contacted PHH immediately and I started to get multiple people telling me that PHH does not pay condo fees out of escrow, then they would do some research, and then state that I am grandfathered in so they should be making payments. They kept telling me that it was being worked on and they were just waiting for the association information.

    Finally, 3 weeks ago, I spoke with Tameka (**) who was very kind and stated that this should already be taken care of. She was sending the request for payment RUSH over to the tax department and she told me to follow up on 7/9. On 7/9 I called and spoke with Tammy (**) who again tried to say that PHH does not pay condo fees. After I told her to look at my file and what Tameka said and did she said "Oh you're right, it looks like it is set to be paid tomorrow. Call back next week to make sure the tax dept. paid it". So again, I set a reminder to call and make sure they were doing their job. I called back this past Monday 7/15 and got Tameka again. She looked at my file and said this should already be taken care of. She told me that I should really escalate this to a supervisor and asked if I would hold. We were on hold for 40 minutes waiting for a supervisor. She kept popping in to tell me where we were in queue.

    FINALLY, I got connected with Jarrod or Jeremy (**). I had to tell him the entire story even though it was all documented and he could have been briefed on it. He then proceeded to tell me AGAIN that PHH does not pay condo fees. When I explained that Ocwen has been paying them for multiple years, he told me that my issue has been escalated, he has seen it before and that when Ocwen bought PHH they took some of Ocwen's procedures and some of PHH's procedures and they were trying to figure out how they were going to handle the condo fee issue. He stated it was a bigger issue than me and that anyone who had their fees paid out of escrow through Ocwen has not had their fees paid since the merger. I have not once been notified by Ocwen or PHH that my fees were not being paid.

    The only reason I found out was because I went on the association's website and noticed they were not being paid. As a matter of fact, I was told the exact opposite by multiple PHH reps and the letter they sent me in June. This supervisor told me "We are waiting for the higher ups to make a decision on whether or not they will honor the agreement made with PHH and pay the association fees and that they were working with their legal department to see what they are legally obligated to do." What?! Do what is right by the customer! Not what you are legally obligated to do. Paying the condo fees is a part of the mortgage contract that I made with Ocwen. When I asked what PHH is doing with the money from my mortgage payment that is specifically designated for the condo fees, he told me that they do not deduct for condo fees. INCORRECT.

    I can literally see the breakdown on your website. You are deducting for principal, the exact amount to pay my taxes and the EXACT amount to pay my condo fees. My takes were paid 3 days ago and the balance in my escrow is the EXACT past due amount on my condo association fees. This "supervisor" spoke down to me like I had no idea what I was talking about.

    When I asked for clarification on the fact that I had no control over my loan being transferred to PHH and now I had to pay my association fees of $320 separately in addition to the amount I am putting into escrow, he again stated that my fees are not part of my mortgage payment (again, I can see on your website that they are!). He said if I don't want my fees to go into default that I need to pay them directly, that my issue has been escalated but he has not idea when it will be resolved, he doesn't know if they will even decide to pay them and that he can't give my loan preferential treatment over all of the other loans with condo fees that they have not paid. I will be taking this issue to the Attorney General, Better Business Bureau and whoever else I can get involved.

    I've had my mortgage with PHH for over twelve years. The few times I have had to contact them have been problematic. This past weekend I needed information about my loan. Since PHH doesn't send out any kind of statements, etc., I needed to access my account online but was unable to do so. I called customer service and was told the site would be down all weekend. I tried again on Monday but my login information would not work. I tried having them email me my username but they said they couldn't find me! Then it said I had made too many failed attempts, and locked me out. The site said if I haven't accessed my account in over a year or so, I need to make a new account which I tried but it said I already had an account!

    I contacted Customer Service again and received an email that said they would get back to me in 5-7 business days!! I have now been waiting six days and still can't get the info I need. This is unacceptable! Also, in order to submit this review and confirm that I am not a robot, I had to click on all pictures that had a motorcycle in them and there were no motorcycles or parts of a motorcycle in any of the pictures!!! LOL.

How can you send in your payments and have no statements to verify that they received your payment.. Then a few weeks after they sent a letter stating that I didn’t make any payments.

    Mortgage was with Loan Depot for years with no problems or issues whatsoever. Mortgage was sold by Loan Depot to PHH (whom I've never heard of); however, I was directed by Loan Depot to pay my mortgage to them on 6/29 (due on 7/1). Two weeks later, the payment has still not been deducted by either company. I called PHH on 7/6 and was told that I was not in their system, yet somehow, they could see my confirmation number of the loan payment to Loan Depot. I was told to call back this date. The rep could not see my call to the company on July 6, claims that I am not in the system and I'm currently on hold to speak to an "escalation manager" - for the last 10 minutes. My next payment is due in two weeks, they have not deposited the last payment and I can absolutely assure that the next call these people received will BE FROM MY LAWYER!!!!

    I was an OCWEN Customer that has been transferred to PHH Mortgage as of May 1st, 2019. I have had nothing but problems with PHH Mortgage since then. First off, I am profoundly Hard of Hearing. PHH Mortgage does not have a hearing-impaired phone number to call so that we get someone in the United States so that the accent issues are avoided. I use InnoCaptions which is a captioning service for phone calls. When I call the 877 number, I get someone in India and the computer has problems with captioning the person I am trying to talk to. I will then ask to speak to someone in the United States and I then get passed around from supervisor to supervisor until one of them finally understands that it is not and issue with speaking to someone in India but a technology issue with the captioning services.

    Now onto the second issue. I have been trying to sign up for the FlexPay auto payment service. Since day one – May 1st, 2019. The first time I called I was told that I would have no access to my account until around the 8th of May. I then called back and I wanted to sign up for autopay that I was doing at OCWEN where I was doing a weekly payment. I was told they; PHH Mortgage does not do weekly but that they do FlexPay which is twice a month. I was told I needed to fill out a form and to fax or mail it in. Fax, seriously who does fax anymore. I filled out the form and mailed it in. The FlexPay does not start and I don’t get anything from PHH Mortgage.

    Well the first payment was supposed to be the 15th of July so I waited to see if it would post and then I would pay the other half that same day. I tried to log in and the website was not operating properly, and I could not log in. I tired Saturday and Sunday, still I could not log in. I was finally able to log in today and nope no payments were shown, and I now owed a $49.01 late payment.

    I called them and after 30 minutes I finally got a person in New Jersey and spoke with her. After researching for 15 minutes or so she finally told me that people who have had a Bankruptcy could not do any type of auto payment. Really. I was discharged 4 years ago after a Chapter 13 after I got hit with a TON of medical bills. It’s not like I didn’t pay my bills. I just needed the Courts to step in and make the creditors stop all of the interest/penalties and such so I could get them all paid off.

    Now OCWEN who OWNS PHH Mortgage had no problem with auto payments. They also did not contact me in any way to tell me this. No message on the website, no email to my email, no letter, no phone call – nothing. I have never had so much problems trying to pay a bill in my life! I haven’t wanted to refinance because I plan on selling within the next year or so, but jeez what a difficult company to deal with. I thought OCWEN was bad and didn’t think there could be worse, but here you go. I will say that I didn't have any real problems with the people I spoke with. They were just doing their jobs.

    As others have reported. I called and made a payment over the PHONE with a customer service rep on June 28th. This payment was for May & June. As of writing this and many phone calls it is still not fixed! They see the issue, and claim the rep that took the call accidentally applied the fund the the wrong account. But since July 5th when I received a DEFAULT NOTICE!! From them and called they still have not fixed the problem. I have called every day! I feel like I am getting scammed! Who do I call????

    My Ocwen HELOC was transferred to PHH on June 4, 2019. I had sold my house and had opened up escrow at that time. The escrow company, title company, and myself have been trying to get a payoff amount since the beginning of June. We've filled out the payoff form 5 times now and faxed it to the number on the form. It states that we'll get something back within 48 hours, but nothing. We've tried to call the company numerous times but all we ever get is a rep in India. They try and transfer me to the US branch but are never able to get ahold of anyone. Then, they tell me that they put a high priority note in their systems and that someone will call me back within 72 hours but that never happens. I've tried 4 different contact phone numbers and they all connect to India.

    It is now 7/17 and the escrow has closed on my house. They are now withholding my funds because they can't seem to get the payoff amount from this company. I've tried numerous times also with no success. On top of that, I've had to keep paying monthly interest on a home that I don't even own anymore. I am now trying to put an offer in on a new home and can't because escrow is withholding my funds. I'm hoping that someone from PHH will see this review and help me resolve this issue before I have to seek legal assistance to get this resolved.

    My mortgage was transferred from Ocwen to this company. It is HORRIBLE!!! I called in the end of May to find easiest way to make monthly payments, was told to call back in about 7 days, then was told to call around June 15th..still no resolution. I had been approved for a modification due to lesser income thru Ocwen and now PHH says they will approve my modification only if I agree to a Balloon payment which means I would have to pay another $32,000.00 at the end of my loan..For real!!! Asked to speak with relationship manager, who is never available.

    Today finally spoke with a rep who told me my mortgage is 3 months behind.. Are you kidding me? Now it seems either Ocwen has ripped me off or someone from PHH is pocketing my money, I pay my mortgage every month. At this point the only option we have is to file a formal complaints, something has to be done. Final thought: EXACTLY why did Ocwen go out of business?

    My mortgage was sold to PHH. When this happens you get a 60 day grace period to have everything sent over that needs to be from one mortgage company to the other. They cannot report anything to the credit bureau or charge any late fees. Well - PHH has already been reported to the credit bureaus because it’s showing up on my credit, they’ve sent out multiple letters, attached a notice on my door and called me about a dozen times saying my mortgage is late for 2 months. Today is day 45 btw. The previous mortgage company has sent the 2 full payments overnight to them and they can’t find them on my account.

    When you try and talk to anyone to get some help on the issue you get the run around and so far have been put on hold for the escalation department twice for over 30 minutes. The best solution I’ve got from them is to call the previous mortgage company - which I’ve done - and figure it out. If I could make them sell my mortgage back to the prior holder I would. Don’t worry - I’ll be refinancing in less than a year just to get away from PHH. Edit - after waiting over 30 minutes I got hung up on. This company is garbage.

    We have been customers of OCWEN for more than 12 years. Recently, they switched to PHH and we were facing difficult circumstances and were told they would work with us, but to keep in mind they were experiencing transition issues. I tried contacting multiple office locations at the end of May for days, trying to make a payment, but the phone system was not working and not accepting payments, as well as the online system, which also would not accept payments. I was approaching a deadline and had questions, but could not get answers about how to make my payment. I left messages on their online system, but none were returned. Finally, I found a way to send a Moneygram payment.

    Weeks later, I received a statement that said I was in jeopardy of losing my house. The Moneygram payment was not showing up on my statement. When I called they said my house has been moved to foreclosure. They had no record of my payment. I am still waiting for a Moneygram investigation, but was told PHH rejected the wired monies prior to date that foreclosure was filed. I have spoken to several "relationship managers" who know or understand NOTHING. I have been told my calls cannot be referred to the the counsel handling the foreclosure and I have made several demands.

    I have sent copies of my Moneygram transfer, but have been told now to wait 12-22 days for review. In the meantime, they are trying to take my house. I haven't even been given anything in writing about a foreclosure, just "mentioned" casually on the phone today. Now I am researching frantically trying to figure out if I need to find an attorney, and all I see online is litigation on PHH for fraudulent mortgage practices. If anyone can PLEASE advise me as to what steps to take next, I would GREATLY appreciate it.

    I have tried to contact this company numerous times since I received letter on 04/12/2019 that this was new servicing company from Ocwen. I was informed if I had dispute of Ocwens fraudulent charges and fees to write a statement with in 60days with supporting documents and send. I did. it was returned. So attempted by email also returned (16x's) . I have called all the numbers numerous times.

    Always says high volume of calls. I stay on hold waiting for customer service for 40+ minutes. every-time they disconnect me. I can log in to pay on my account, but after payment is received the account is no longer there. I have made 4 months of payments to date . there is no account history. no statements. Nothing. This is really concerning. The only proof I have is the money taken out of my bank account. I will be reporting this issue to Sue happy Washington state attorney generals office.

    If i could give negative I would. This feels as a scam... Product or Service Mentioned: PHH Mortgage Mortgage. Reason of review: Poor customer service. Monetary Loss: $7000. Preferred solution: Answer your Gosh Darn phones, Except your emails, and Mail.     Before the transfer of my loan I call to get my account established! I was told I would have to wait some days so that my account is completely transferred. I waited, spoke to representative and told me that my account is not reflecting as of yet. Called again and keep getting the runaround. I made payments to my mortgage as guided on the letter and my payments on the speedpay is recognized but not recognized on automated service system. I called to get help with login and asked what is the security code and representative refuse to give information and could not help. I’m here paying my mortgage and it’s not being recognized and receive a default letter of mortgage in the mail. This is crazy!!! And I hope this is not scheme to foreclose on homeowners!!!!

Even though I submitted repeated requests via the website to reset my password, I never received an email response. I sent two emails from my personal email account and did not get any response, even that the email was received. This is unacceptable. I was on the phone twice waiting over 30 minutes to speak to someone, but could not hold on any longer.

    I had Ocwen for years and had no issues at all. Now loan was transferred to PHH and it’s a nightmare. I could always log in no issue EVER with Ocwen. Now PHH you can’t log in. Always an issue and won’t let you reset anything. I was always able to sign in and schedule my payments smooth and easy. This is horrible. Then I try to call and get a message “due to unforeseen technical issues we can’t help you“. Wow!!! This is the worst I have ever seen with a mortgage company. AVOID PHH any way you can!!! Ocwen was so simple. I don’t understand how this company was able to take over when they are so awful and clearly can’t handle the loans!!!

    In 2000 I had a 10 year old daughter and owned a townhouse which I hoped to build equity in as a nest egg. OCWEN had assumed my loan from HUD. After my divorce I had struggled financially entering school to complete my degree while working. The original mortgage servicer referred me to HUD. For a few years HUD placed me in a plan with a significantly reduced mortgage accumulating what was similar to a 2nd mortgage of approx 15k.     Currently working with clients that were unfortunate enough to have their Mortgage Services transferred to this joke of an organization. Poor customer service - rude, inefficient, like to rely on the excuse of "we never received your fax or email". Too often have to speak to people in foreign countries who are challenged with their English speaking abilities. 1st settlement I've ever had where the delay was getting a payoff amount from seller's current lender. If at all possible, avoid this company.

    I was dumped on PHH by Ocwen, at the end of the month of May (apparently), and so far the company has misplaced two payments. Thank you for finally sending me a statement of your activities with my account. This statement, dated June 26, and calling for a payment due on August 1, fails altogether to acknowledge two entire mortgage payments (May 30 and July 1), and mis-allocates a principal payment of $4,000, which I sent electronically on May 6.

    I made repeated efforts in May, June and July to access my account on Ocwen’s website, and then yours, using the instructions you provided in an email. Ocwen defaulted me to your website only a week after I made the principal payment. Then YOUR website rejected my attempts to enroll. I have twice called PHH for help with accessing my account in order to check for errors and have twice been “disconnected” by people who have apparently not been trained in anything remotely resembling customer service.

    This is not an auspicious introduction to your company, from my point of view. Please repair the following errors within 30 days:

    1. The $4,000 principal payment, sent electronically to Ocwen on May 6, was only partly applied to the principal (See attached for confirmation info). This payment was clearly labeled as a principal payment and was ONLY intended to reduce principal. Extra payments are NOT intended to serve as advance payment against future interest or escrow impound. Your failure to credit it correctly has cheated me by overcharging interest on subsequent payments.

    2. Two regular payments were made as follows: $1,600 was tendered to Ocwen electronically on May 30, but is not acknowledged in your statement. $1,600 was tendered electronically to PHH on July 1 and has also not been acknowledged. Both of these payments include overpayment amounts intended to go toward the principal balance.

    3. Your website would not allow me timely access to ensure that my account was being handled correctly – which it clearly was not. We could have resolved this much sooner if I had not been barred from the information and statements I am entitled to – on both the Ocwen and PHH websites.

    4. It is inexcusable that PHH has failed to send a statement of any kind prior to June 26, and then followed that by skipping yet another month (July). You cannot leave your customers in limbo for two months at a time, and frankly, I suspect this is illegal. We make our payments in full and on time, every single month, and we are entitled to receive clear and timely acknowledgement back from you, every single month.

    5. Your customer service people are such poor English speakers that they cannot respond to discussions not detailed on their scripts, and when they do respond, I can only make out part of what they are saying. When I requested a native English speaker, your agent disconnected me. Errors in mutual understanding can have tragic consequences for customers who can’t make themselves understood.

    California law gives me the right to discuss important financial matters, such as this mortgage, with people who are native English speakers, and you have so far failed to do this. I do not accept lack of clarity and understanding in important financial discussions and will ask the California Secretary of State to take action against you, if you are unable to mend your ways.

    Well, it took one day after posting this, eight phone calls from them the next day (1 wanting July's payment, the rest escalating the process), then I waited approximately 4 days which included a weekend and they finally posted all of my payments. Hopefully I won't have any more problems and I can relax and enjoy the last few years of this mortgage agreement.

    Ocwen transferred my mortgage to PHH mortgage back at the beginning of May. Ocwen told me to hold my payments until the transfer was complete. I did and started making payments to PHH whereupon PHH has put them in a suspense account and has not credited my account for the last few months. I am currently sitting here with four payments waiting to be posted with one I am getting ready to send in and PHH employees keep telling me, "Oh don't worry. They're getting posted." but I never see anything change on my account. I'm very worried that they may never post them.

    When Ocwen transferred me over they put me into a modification, which I did not want, and now PHH is sitting there saying they're waiting for the documents for me to send in; I keep telling them I don't want a modification to just post my payments. I have the same conversation every single time I call in to PHH. If Ocwen hadn't screwed me up and reported 60-day lates on my account, all because they told me to hold my payments, I would just go to a different mortgage company and refinance.

    My loan was transferred to this company (I will refi with Chase shortly). I have tried to pay my house note BUT I was not in their system yet. I was asked to call back around July 8, 2019. I call back this morning July 11, 2019 and still I am not in the system OR the account number I was provided was inaccurate. The customer service rep stated he could not understand me and the feeling is mutual because I have zero clue what he was saying. I have searched internet all morning trying to find an address to mail this check, I just need a wing-nut from this company to verify the loan number and address. It should not be this hard to make a damn payment.

    I have been calling for days trying to get a payoff statement. Every time I call it is the same nonsense. First call I am told it will be faxed out that day. Second time I call I am told it takes 24-48 hrs. I ask if it can be expedited then I get put on hold for 20 min until I hung up. Third time I called, well over 48 hours later, I am told that the original request is still processing. This is without question the worst mortgage company I have ever dealt with.

    My loan was sold by Ocwen last month I believe. Went to make a phone payment a little late, but before late fee kicked in. Well that couldn’t happen. The system want my June and July payment! Waiting for over 30 minutes to speak to someone! Did happen. Ended up mailing my payment and will now get the late fee! Never had this problem with Ocwen!

    I have tried repeatedly to contact PHH Mortgage to set up my online account, since they have taken over my mortgage from Ocwen. I have had to hold for up to 20 minutes trying to unlock my online account. I had tried to set up my online account and it informed me that I already had an account, so I used what my user name and password that I had for Ocwen, which is what it said to do. I tried to have my user name and password emailed to me twice and did not receive anything. So I called customer service. Was put on hold for over 5 minutes to be told that I had to call web support.

    I called web support, and was told that even though I am an authorized person for the account they would not unlock the account. I did not ask them to give me the user name or password. I just asked them to unlock the account. I also asked if they could send an email, for which I was told NO. Not a very customer friendly company!!! Just trying to pay the mortgage!!!

    I honestly have no idea if the ongoing problem is complete incompetence or fraud. EVERY interaction with PHH since March when they assumed this mortgage from Ocwen has been ZERO stars. No communication that the mortgage had changed hands. I only found out when I went to pay. Their website is constantly down and unresponsive. They consistently shown ZERO concern for any issues I encountered, technical and I've never had such challenges simply PAYING A BILL. Finally, thank goodness, we sold the property. HOWEVER it has been over a month and even though more than enough funds were wired to close the mortgage they have not done so and hours (so far) between myself and the closing attorney have not resolved, not to mention returned overages paid! If you have any say in whether PHH handles your mortgage RUN!!!

    I've been in my home for 14 yrs and 13 yrs Ocwen managed my loan and I had no complaints. 30 days with PHH has been a nightmare. Where should I start, June 1, I tried making payments on website and was told my information didn't match anything in their system. Called number provided and was told to allow more time for my info to update in their system. They say called back Friday or Monday. Well I waited a week to call back and the wait time was off the wall. When I did get someone, still no updates, but was told not to worry, I have 60 days before being late. So no need to guess, I decided to make both my June and July payment in July and man was that crazy or not?

    My nightmare got worse. Between Monday and Friday (1st week in July), I waited a total of 10 hrs just to get the runaround, never mind the website displaying the wrong payment amount and asking questions that only my relationship manager could answer. Questions like why did my payment increase and why the system does not reflect my last payment for May? Mind you my relationship manager called me while at work and I was unable to answer the called. Called her back and a week have pass still have not heard from her. Although I made my Jun payment I have yet to make my July payment because no one can tell me why my payment increased, concerning I was a victim of Hurricane Micheal and was place on a repayment place for six months with the last due in July. By the way, I also sent my relationship manager an email and I still no answer.

    Updated on 07/25/2019: I have tried all workouts for my mortgage. They're saying is a lie. Helping homeowners is not what they do. Tried short, denied it. Tried modification said they can’t make the payment work to my income. Stay on the phone for 45 minutes waiting to talk to any person not my relationship manager. I would not recommend them to anyone.

    Original Review: I received a streamline modification from Ocwen. Terrible company. It did not pay any attention in regards to income. I am 67. Husband is 70. He’s a 100% disabled vet. I signed the document denying modification and checked for short sale. Received an offer in two weeks at fair market value. They foreclosed. Instead said they needed 37 days to review the offer. Nowhere on the document did it say that. This company the worst and should be shut down. My realtors spent 40 minutes on the line to talk to someone in India. Really India is negotiating loans in America with our social security numbers. I say it’s Fraud big time and watch out for them.

    All I want to do is put my son's name on the mortgage. I requested paperwork to start this process. When I didn't receive it after three weeks, I called again. Customer service said that they could see the request but no paperwork had been sent, so they processed another request. I did get that paperwork, but it was wrong. When I called to question it and ask if the mortgage was assumable, they said they could not answer that and they would send me a letter. Fast forward, I got the letter and it's not assumable. Ok, I understand. But then they told me the only way to get his name added was to refinance. I called twice to speak with someone about refinancing and both times no one was there.. I was told someone would call me back within 24 to 48 hours. No one has.

    This is unacceptable. And why do all of the agents have heavy accents?? Pretty sure they are sourcing their customer service overseas. Also, I am sure I am a cash cow to them because when I took out this loan 10 years ago credit was not so good and interest rate is 12.53%. My credit score is now over 700, but I am sure they will try every stall tactic and trick in the book to not finance because of the interest rate they are getting. I am going to go elsewhere and finally be rid of this company.

    We have been Ocwen customers for years, the service was outstanding. Ocwen credited wrong account and was quick to make updates to the Credit Bureaus. I have tried to contact the new PHH folks and gotten the runaround. All I am trying to do is reset my password so I can re-set up my recurring automatic payments. How long could that take? Days? now weeks? Today they sent me to the "special accounts" group and have been on hold after my third transfer, for over 28 mins and counting. Last time I tried to do this, the Server was down? It was down for three days... It's time for PHH to invest in some new technology. I am expecting a fight when they tell me my payment is late!!! M

    My loan was recently transferred from Ocwen. I cannot register as I don’t have my loan #. I can’t send email to customer service as I don’t have my loan # and it is a required field. I have called customer service all night tonight. Hold times have been 42 minutes, 38 minutes and 40 minutes to get my loan #. I still haven’t reached anyone. There is no indication during the entire hold time how many minutes are left. There is no online chat option. Unacceptable customer service.

    Trying for over 45 days to get payoff, absolutely ridiculous. My client and I have been trying three times or more per week to get a payoff statement from PHH so that we can close on a short sale property which has already been approved. My client owes PHH over $360,000, and PHH will be paid in full assuming the buyer doesn’t walk away. We literally have tried 15 times to get someone to send us a current payoff amount so we can pay them. It’s absolutely restart ridiculous and hysterical. I guess they don’t want the $360,000. Literally all we need is a payoff statement and we get the same BS scripted response from their call centers. No one in management has been able to has contacted us back.

    Every time we call and they tell us the same thing which is incorrect and inaccurate. Their customer service emails do not work. I absolutely cannot believe this company is in business. These poor to get someone to send us a current payoff amount so we can pay them. It’s absolutely ridiculous. I guess they don’t want the $360,000. Literally all we need is a payoff statement and we get the same BS scripted response from their call centers. No one in management has been able to has contacted us back. Their customer service emails do not work. If there is someone that actually works at the corporate office of PHH that can see this review and can escalate this or call us back to get this resolved it would be an absolute miracle of God.

    This is the worst company and I will be seeking an attorney for my protection and I suggest others do the same. I was facing financial difficulty and I spoke to several reps trying to rectify my situation. They told me what I needed to pay to get my account current, made the payment, called to follow up on my payments and of course they tried to get extra funds. Asked to speak to a sup, one is never available. I never had these issues with Ocwen. Poor communication. I hate this company.

    I have had my mortgage with OCWEN for many years without any issues. Then PHH took over and I am not able to see any information online. The loan number provided in letter from PHH is not recognized by their system. Payments are made via check, but no way of seeing when it actually was posted. I received call that mortgage was not receive, just to find out that every month check is sent on time, but PHH doesn't post until late in the month. How can that be acceptable. How can it be possible that for over 4 month I can't review my loan information? This is a very bad way of business and I am looking into ways to take further steps at this point.

    We were working with Ocwen towards a Loan Modification when the loan was transferred to PHH Mortgage Services. I was informed we would have to start over, they did not have any of our Documents on file after the Loan was transferred to PHH. I received the notice that the loan was transferred. I have called 3x. The first time I called I was informed that I would have to call back in 1 week, they could Not see my loan in the system. I called back in exactly 1 week on 6/20 and I spoke to Agent ID # **. They were helpful and gave me my new relationship Manager's contact information. Although he was unavailable at the time of my call. I called back again a few days later on 6/29, I received an automated message stating that "due to unforeseen technical difficulties." My call could not be received/transferred.

    In the meantime, I was advised the Bank Attorney who was working with me, resigned from the law firm, then I received a letter stating that the Law firm was no longer representing the bank, and a new law firm is now working for the bank. I received a letter from PHH advising me of the name and phone number of my relationship manager. I called for the 3rd and 4th time the past 2 days, I sat on hold for 1 hour the first time and 45 minutes on the 2nd time. There was no V.M. to the relationship manager. SO FRUSTRATED!! Why can't I leave a VM, receive a callback!! I am prepared to make my payments.
