I have had quite many mortgages with different companies. This one is the worst. Here is how: They force you to have a escrow account for insurance and tax even if your LTV is below 80% or 70% or even 10%. The escrow account is mandatory for the entire time of loan period. They loan the money to charge you interest plus this fee and that fee. But when you loan them money, the escrow account, you got nothing. You loan to them for free.
One time, I accidentally paid the property tax myself this escrow account just the amount of property tax without returning it to me. It took me more than 3 calls and waited for 3 months to get the extra amount in escrow account returned to me. They use these extra 3-month cash flow to sell the loan to other customers. Once you requested to pay off the loan, they still hold the money in escrow account even after the pay-off date. I am waiting and seeing how long they are going to return it to me this time.
Their online website is horrible: buggy and slow. You can't imagine a finance related website can have so many problems. One time I wanted to change my password. It took me one hour on the phone waiting, transferring to different person, kill my internet browser, reboot my computer. All of all, I could not log in my account anymore. The company's customer service is horrible. The people on the other end of phone are robots, or worse than robots. RUN AWAY FROM PHH MORTGAGE AS FAST AS YOU CAN.

In my approximate eight years with Ocwen Loan Services personnel, I have consistently experienced helpfulness, efficiency, timeliness, knowledgeable professional employees. This company has constantly achieved high quality transaction/mortgage services.

I had a terrible experience in 2016 while asking Ocwen for a loan modification on an investment property I had bought in 2006 at 6.5% interest. (The loan had been sold about five times over the 10 years, the last time to Ocwen around 2002.) I filled out the Ocwen loan modification paperwork, but I misunderstood a couple of statements because the questions kept bouncing back and forth between my primary residence and the investment property, and the application was extremely unclear about what property the questions were referring to.
When Ocwen informed me of my mistakes, I quickly corrected the mistakes and resubmitted the paperwork. Ocwen then openly accused me of lying on the original application, even though I had corrected the mistakes on the subsequent paperwork, and they turned down my application because they said I lied. Over the entire 10+ years I had the loan I had never missed a payment, and I had never been late with a payment.
In fact, I paid between $100 and $500 extra toward principal with nearly every payment I made during those 10+ years. My credit score has been good to excellent all along. After Ocwen denied my application, I refinanced the property through a local bank at around 4%, and the bank has assured me they will never sell the loan to a loan servicing company. I will never do business with Ocwen again.

We had a mortgage on an Arizona home serviced by Ocwen. Never late with a payment. They sold the loan to Nationstar in December 2015. We sold the home in June of the following year and paid off the mortgage (to Nationstar) with the proceeds from the sale. Flash forward to the present - we are now applying for another mortgage and it turns out that Ocwen has left this (the original mortgage) as an open item on our credit report. Even though we have never been late and Ocwen fully admits to selling the loan. They are refusing to help get this item removed from the report.

After sending in an electronic mortgage payoff amount I was later informed that PHH still charged additional interest for 10 more days while waiting for the funds to clear. Mind you, they had already been in possession of the payoff funds for 5 days when I called yet rather than retroactively apply the funds after their self-imposed waiting period they wanted additional while satisfying their random 10-day waiting period. Additionally, the process of trying to get to someone with a functioning brain was extremely painful after being put on hold at least 10 times. This is a nothing more than a blatant scam to squeeze out a few extra bucks from a really good customer being treated poorly as a result of paying our mortgage off early.

My experience with Ocwen has been very pleasant, they help me with all my loan needs and a loan modification, whenever I had questions or needed info they were very helpful. Ocwen is definitely one of the better lenders out there. They have many payment options and handle inquiries quickly and efficiently. No games and I appreciate that since the last lender was horrible and I was so happy when I got sold to Ocwen. The reason I can not give the full 5 stars is because of the last payment options. I was forced to visit a bank to do either a cashier's check or ACH transaction after having automatic withdrawal and zero late payments. You are punishing good customers and this should be reviewed.

I'm so sorry that USAA sky-hooked their mortgage services to PHH a few years back... it was like night and day. USAA didn't create a hassle at all, while PHH has an attitude that they got you by the balls so screw-you. They messed-up my payment schedule and started charging me late fees early 2016. I called and the guy on the phone verified that PHH was at fault, but 2 days later I got the up-yours letter from PHH in the mail [we're right you're wrong]. After I documented everything and mailed it off to them [took out a day of my time], they did correct the mistakes, but they never confirmed any of it or even notified me that the mistakes were reversed... I had to look it up on their website.
I paid off the mortgage early this year to close the dysfunctional relationship and the cheap idiots didn't even pay to have my county send me the release of the lien. I had to call the County Assessor to find out what was happening. My only hope is more banks drop these fools so the company collapses. I feel for their employees, but not that much... They know they're working for morons and are happy to do it.

Ocwen Loan Services has been very helpful to me. They have worked with me to ensure I do not lose my home. I realize that my payments are not on time sometimes but they have stood by me and hopefully they will continue to help me.

They are by far the worst of the worst! We paid our property taxes (for 11 years) on time, and our mortgage payment was $670. Then one day we get a notice that our new payment would be $1700! They said they needed to escrow our account for unpaid taxes, even though I sent them receipts! For two months they ** us around with someone from India who just kept saying, "I understand and I am sorry". They insisted they paid our taxes. I had to call the tax collection agency and was told that OCWEN sent a check for our taxes 3 months after we paid the taxes, and that they sent the checks back to OCWEN! It took 3 months before OCWEN realized they made a mistake and still screwed up our escrow. The best thing we did was refinance with a REAL company. Stay as far away from this company as you can. I'll live in a cardboard box before I ever take any money from these idiots!!!

Every time I call Ocwen, I get great customer service. You can tell they are the same across the board. You call for one thing but they tell you other pertinent information that you need to know as well.

Ocwen has always went above and beyond to do whatever it took to keep us in our home. They have done modifications put past due payments at the end of our loan and like I said done WHATEVER it took to keep us in our home for 22 years now! I truly believe there is not a finance company nowhere that would have worked as hard for us as OCWEN has. My family says THANK YOU OCWEN from our hearts.

I am trying to keep my home and have a modification plan under review. I was told that I had to fill out all the documents and send in a payment. I was told that the way I sent it in was not correct and then had to mail them in. I received a phone call from my relationship account rep yesterday stating that the loan was approved and they have received all the documents. What they did not tell me is that because I did not send in the payment as disclosed in the documentation, as I was waiting for the paperwork to process, that I only had 1 day to send in the payment as I was supposed to send it in May 1st.
I contacted Ocwen and pleaded with them to give me until June 2nd as this is when I would have the money to make the payment. All I got was the runaround making me feel embarrassed with the representative telling me there is nothing they can do and no one higher that I could reach out to. I have been struggling with Ocwen for years trying to make my home affordable as that is what they say they do. I am all out of options as the representative on the phone said today maybe I should just short sale my home. I called 800-390-4656 as this is what I was able to find on the website. They said there is nothing they can do. I want to keep my home! IF anyone knows of an option that might work... please help.

Like everyone else, I had no choice but to deal with this poor excuse of a company. My first problem was them misappropriating thousands of dollars worth of money that was supposed to have been paid towards my mortgage. I insisted they were missing monies and was told repeatedly that I was wrong. So I sent them the list of all amounts, check numbers, and dates paid. After a FORMAL request for investigation, they corrected it but did not admit fault. Next, we have the time where they didn't pay my homeowner's and windstorm policies on time. My insurance company said my coverage lapsed for a few days, but luckily I didn't need force-placed coverage.
Then, there was the time I fell behind. I lost my job and couldn't make the full payment. So they offered me a modification. I sent in all the paperwork, all while receiving foreclosure threats DAILY. My modification was to be a three month trial, at the end of which would become permanent as long as I made the payments on time. So I made my first payment. Made it early, in fact. Called to make sure it was received. At that time, I was berated by the agent, he repeatedly told me my account was past due, and I owed a few thousand dollars, and they were going to foreclose if it wasn't paid, even though I had just entered into this modification. My relationship manager said everything would be fine.
So I made a second payment. Again, I paid it early. Again, I called and talked to my relationship manager (who I never reached again until later, even after repeated attempts), who proceeded to tell me that yes, my modification was kind of approved, and the payment was received. I still continued to get letters detailing my delinquency and threatening my foreclosure. So, when I got the money together, I paid them all of the arrearage. At that point, I got a phone call saying my modification was denied and that they were retroactivating it, and that I now also owe the difference on top of my regular payment.
So now, I am in the same boat as before. They send me delinquency notices and foreclosure threats because I owe the difference and an extra month's payment in "MISCELLANEOUS FEES." Its no wonder y'all are being sued. Again. And everything you're being sued for, I went through. I can NEVER speak to the same person twice, and I NEVER get the same answer to the same question from 2 different people. Right hand doesn't know what left is doing. Time for a class action suit in Texas, because I KNOW I am not the only one. Otherwise, no cease and desist order would have been filed here.

I am a disabled veteran. I decided to refinance my house from a 30 year balloon loan to a 15 year fixed loan. I went with another company because Ocwen nowhere in my paperwork described the amount of the balloon payment. I only signed a paper saying that it was. When I called them to inquire they told me the balloon payment AFTER paying for 30 years would be $77,000 or roughly half the original loan. My new mortgage company is trying to get the payoff figure from them and they keep stalling and playing games with the appraisal and my locked in rate is due to expire. They call Ocwen every day and it is always some new story.
They are the scum of the Earth. You cannot even speak to anyone who speaks English. You can't understand them!! This is the way Ocwen treats disabled veterans who are trying to get their life together. Helping customers my ass. They should be embarrassed to use that as a slogan. Lawyers from the VA will be taking up the matter early next week. Hopefully they will force these pond scum non English speaking ** to give the payoff figure up. Screw Ocwen!!!

Ocwen has been extremely professional and helpful in dealing with them over the last 10 years or so. I wouldn't be in my home today if not for Ocwen...I would recommend Ocwen to anyone in a heartbeat. I can't say enough about you guys always having some kind of solution to my issues. I went through a horrible divorce and several years later broke my back. Ocwen has always done right by me. I love you guys.

I am concerned that somehow this company has a four star rating on this site and may mislead many many people about the workings of this organization. The federal government along with 22 states across the country have filed either lawsuits or cease and desist orders for mishandling mortgages. The company can push back all they want but when you have 22 states and the federal government taking action something isn't right. That is just common sense.
Personally after a divorce 9 years ago and because my other half failed to make a payment I was put into default and held literally in loan modification nightmare. Sold my loan 4 times, I was forced to fill out loan modification paperwork a staggering 8 times after being told my paperwork was never received. Even after I would mail, fax and email all the paperwork to ensure receipt. They miscalculated my annual income (I don't know how) and denied me because they had my income at 500.00 (Five hundred dollars) then denied it again stating income at 1200.00 (twelve hundred dollars).
They held me in this game for 5 years now causing the price of my home to double because while you are being reviewed for modification and all the time they never "so called" receive your paperwork and all the time you are 'Denied for income of 500' you are being charged late fees, penalties and interest and they will literally as they did with mine send you back your monthly mortgage payment. My home has now doubled in the amount of the original mortgage, I cannot sell it because they have me in this default status and have made my world a living nightmare.
Finally my fight is not over with this company and my advice to anyone with this company as your lender is to document every single call and save every single email and notice you receive from them as I have and to learn your documents inside and out as I have because they have a history of misrepresentation in the courts. But if you know everything you signed the law will protect you. I am not done with my battle and probably just beginning but I am a consumer totally prepared so please don't be mislead by a higher than acceptable rating on this site and be aware of who you are dealing with.

Ocwen failed to pay the property taxes on a property from the escrow account. The results were the property being listed for auction by the local municipality for unpaid taxes. The Fi Fa issued created an adverse credit report for me personally as I was unaware that Ocwen was not making the required payments on time. Ocwen has failed to pay the penalties and interest incurred as part of their negligence.

Ocwen purchased my 15 year 2nd mortgage (amortized) from GMAC and turned it into a balloon which comes due in 3.5 years. I don't have the money and the value of the home won't cover a refinance. I'm now forced to sell my home... probably at a loss but it will be less than the $30K due at the end of 2020.

I'm nearly 75 yrs old. I had a loan modification in 2011 thanks to GMAC who serviced my loan at that time. My payment was around 1600 per month, affordable with my social security supplement. It increased to $2000 in 2016 and $2400 in April 2017. I applied for a loan modification and was denied. Although I'm still working as a Realtor to supplement my 1500 social security income. I bought the property at 574,000 in 2005, took a 2nd lien for 75,000 to upgrade electrical, Heating, Air Conditioning, Plumbing, etc which were all 1950 construction. The value of my house at present is approx $580,000 yet I owe over $800,000. I have not been able to make payments for April and May.
Needless to say I will avoid losing my home at any cost and hopefully make up the past due amounts within 2 months. My point is that I did know that after 5 years my rate would increase at 1% per year. But like most of us at that time, we signed up for it under duress. Losing one's home would be the ultimate defeat, embarrassment, financial ruin, and in my current state it is causing me major health issues. Ocwen has been the least considered, approachable, communicative and receptive of many other lenders/servicers. Not only with my personal situation, but I have negotiated in the past for other clients attempting to negotiate a loan modification.
A friend of mine who is employed by Ocwen told me it is like working in a pressure cooker with daily orders by management to bill, bill, and bill. I was making my mortgage payments online and usually on a weekend, and each time got billed another $10.00. Their escrow division is severely overcharging but not paying insurance and taxes on time. Needless to say I'm in a financial predicament one that I hopefully will resolve prior to meeting the foreclosure deadline. But something needs to be done with companies like Ocwen. In addition to the legal powers to be to acknowledge and attend to the severe escalating increases in monthly mortgage payments - such as mine with a 50% increase in less than 14 months.

I received a call from a customer service rep from Ocwen, he was kind, but nothing was really resolved. I was not really assured my home is safe from foreclosure. My dilemma is, Social Security has me listed as deceased and they are still 'working on it'. I have been nearly 100 days without any cash flow. I was promised payment by June 14th and of course no payment is even within the next 90 days.

I called in three weeks ago, Social Security told me I would not get a payment. This is how I pay my mortgage. I called like a forthright honest person to them to let them know I would be late, because I had no money. The foreign man who spoke with me told me they would be foreclosing if I was 30 days late. I asked if they could make some sort of amendment where I could pay just interest this one time, as USAA who holds my car note allowed. He said, "No way, we don't do that." He sat there silently for a few moments and then said, "Is that all?"
All I can say is ever since Ocwen bought my mortgage from GMAC I have had issues. I owe less than 20K on my home, and I am told they will foreclose if I am 30 days late. REALLY??? The stress of being hospitalized, having Social Security pay me late, and then my house being foreclosed. Oh and get people who speak better English. Dude sounded like Ozzy Ozborne with a mouth full of marbles.

Sharon was awesome. Helpful, professional, did what she said she would do. My interest rate was lowered substantially. I feel grateful I was able to pay my mortgage for almost 10 yrs. After becoming disabled Ocwen helped me to make my payment more affordable due to health circumstances. Thank you Sharon!

My relationship manager tell me to continue make my 3 trial payments, and did not tell me that my house was already sold. I made 3 payments, and that is when I found it out. Ocwen is a rip off company. They are a bunch of dot head liars and thief.

On Feb 28, 2017 our home was hit by a tornado. It is now May 20, 2017 and I have yet to receive one penny of the insurance proceeds for repairing my home. I did receive ~3500 for tree removal and debris cleanup that was separate from damage to home but none for structural repairs. It has been almost three months and the only people standing in the way of home rebuilding is Ocwen. I need windows, a roof, doors, siding, fence, railing, and the list goes on. I've jumped through every hoop Ocwen has given me and it's still not enough. My home is now being damaged further by the elements because I could only afford the "temporary repairs" four times while waiting for Ocwen to release my insurance proceeds. Ocwen's answer to this? "File a claim with your homeowner's insurance!"
My insurance (or anyone else's) will not pay for further damage to home because you didn't get the repairs done that you were paid to fix from a claim settlement. Everyone I talk to gives me different answers. I finally received a check from the loss department for approximately $25000 made payable to me and my husband (my husband passed away over two years ago and Ocwen is aware and took him off loan). When I called Ocwen I was told by one person that I should just take to bank and tell them they have to cash it for me because he is dead. Really? The insurance check from our insurance company was payable to me only I should add.
Now I'm being told that it takes ten business days to stop payment on a check and then they have to submit a review to issue another check which can take five business days and then another five business days to process the check. For a total of twenty more business days. That is almost another month and that is not acceptable!!! I am living without windows!!!! I complained to the supervisor who told me they can give me $6000 in over a week's time. What can I do with that??? I can't get my roof fixed which protects the rest of the house. Why is the amount they are sending now going down??? Their loss department is not competent. They say it takes 2-3 days to fax something to you and it never comes.
I'm not the only person with this complaint. Other websites are showing the same complaints as I have. One person on the phone told me I wasn't the only one having issues with the claims dept. Fix it Ocwen. I would like an ombudsman to contact me. My home is being further damaged due to Ocwen's mistakes and they should be also held liable for the further damage due to their delays. My loan number is **. I also want to add that my insurance claim was for approx 35000 and I only owe approx 6000 on the loan. Yet Ocwen is treating this like this is their money and I have no right to it.

PHH has held the mortgage for my home for 10 years. I've been posted overseas for 7 years so have been renting out the home. I have never missed a payment - never been late. The LTV is under 80% but PHH insists my home value is $100,000+ less than the original or current appraisal. I've called that worthless Philippines call-center multiple times, wrote emails and letters over the past 6 months with proof of current value . They have never responded. The PMI payment is just high enough to make continued renting unprofitable. So, I'm selling the house (got two offers in the first week confirming the 80% LTV). If the boneheads at PHH had responded to my inquiries, removed the PMI as they should have, I'd be holding on to the house as a rental and they'd be earning interest for the next 20 years. Instead they prefer to take Insurance company kickbacks from their despicable little PMI scam. Sad.

Ocwen worked with me to make it possible for me to retain my property. They were patient, and understanding. I had thrown up my hands in hopelessness, and had decided to give up retaining the property. But, their willingness to work with me made the difference. I would recommend them to anyone.

I have had very good experiences with Ocwen Financial Corp. when calling them to ask questions concerning our mortgage loan, and also about our hazard insurance and escrow account. The people I talked to treated me very politely and very professionally. They answered my questions, and seemed concerned about our bank account and our relationship with them.

Ever since these pieces of crap bought our mortgage we've had issues. First, when they bought the loan, we spent MONTHS helping them get the payment from LenderLive, the entire time we had to deal with a back talking customer support woman. They told us we were liars about working w/ LL to get the payment forwarded and they claimed LL didn't send them the check. We had to get scans of the literal check and tracking before they magically found the check "stuck in receiving" - it was a wire transfer. If that wasn't enough, the destination for our check changed, and we were not notified- we kept getting phone calls from collections and were told that we were liars, until they magically discovered (again) that the checks were going to our Escrow.
We also got a phone call from our home insurance to notify us of a late payment because they didn't receive the latest check, lo and behold, PHH ** up the escrow and didn't have the proper information for our insurance company. Just today they called me again because our May balance was $500 higher because they hadn't been setting aside escrow properly, and the payment intended for May was applied 100% to principal. These people are incompetent, rude, bottom-feeders, and I would recommend avoiding them at all costs.

Our loan was sold to PHH Mortgage since 2015. This is the worst mortgage company as far as trying to make payments. They use a 3rd party system that charges an extra $7.50 per payment if you attempt it over the phone or the web. Links on their website for payment don't work, when you call to get transferred to the billing service it doesn't work either. What kind of company makes it this hard to make monthly payments. Beware, if trying to pay them is this tough, what's going to happen when you need real customer service?

A total nightmare. When this loan was originated, it was done with an investor due to a bad divorce that I had gone through. I had to have an investor put on the loan for the credit purposes. I have been working with Ocwen to do an assumption since April 2016. It has been the longest drawn out situation, regarding a home, in my life. I would like to just give a readers digest synopsis of what has happened and the reason for my complaint.
08/2016 emailed assumption department yet again but with a response. Got the application with instructions sent to my email.
10/2016 reached out to the rep that was listed on the paperwork to get an update on the application.
10/2016 talked with rep (Jason) for the status update for him to tell me that I would probably be denied. His reasoning was that I have outstanding student loans and they have to do 1%.
10/2016 Received denial letter insufficient income box checked.
10/2016 Reached out to Newsed, HUD approved counseling, to get some assistance.11/2016 Application sent again for assumption.
12/2017 Still waiting for update on assumption.
02/2017 Another application, with more fees paid, sent to Owen. First application I did not disclose my child support and this application it was disclosed.
05/2017 Received denial letter from Ocwen. This time the reason was lack of cash reserve, delinquent past or present credit obligations and insufficient income for credit requested. Now these are all three new and different reasons for the denial. The HUD counselor did the entire math before we submitted the application. No new credit lines have been open from the first time that the credit was pulled to the last time that Ocwen pulled my credit. Within the time that all this had transpired, the rep has given different answers to questions that the HID counselor has asked i.e. the amount that needs to be brought to the table and the reasoning for the denial(s). I just would like to assume the loan that I have been paying for. If someone could please look at this situation, I would greatly appreciate it.

I have been trying to get my home in my name since my spouse passed away in Sept. 2015. It has been a continuous nightmare. I am told a different story every time I call; or I'm missing paperwork; or I no longer have authorization to speak on his behalf. He is dead. He cannot longer provide authorization to Ocwen to speak to me. I opened an estate in order to take care of this problem, I am executor OF THE ESTATE. But yet I am always told they cannot speak to me without authorization. If I call back and talk to someone else, all the sudden they have authorization to speak to me.
I have kept track of every phone call. Every letter. Everything I have had to go through on this loan. My modification was finally approved and finalized in Dec. 2016. I was assured that it would only take another 30-60 for the home to finally be put in my name. I have not heard a thing from them so I called to check on the status the beginning of May. I was sent paperwork to sign for the assumption AGAIN. They even sent me the original paperwork that I signed in Feb. 2016 and stated that this was too old! Of course it is! It has been a year since I signed it!! I don't even know where to go from here. 2 years and I still have not been able to do something as simple as get my home in my name. The only thing I can think of doing now is taking them to court.

I became delinquent on my loan with Ocwen when I lost my job of 8 years, they would not take me back after maternity leave. I contacted Ocwen as soon as possible and tried to apply for a Loan Modification and see how they could help. 6 months+ later after sending paperwork several times (because they always said something was missing or they took so long to answer that by the time they did, the application was expired and I had to turn a new one in) they told me they denied the modification but could not explain why.
I asked them for options as I wanted to keep my home and by that time I was working again and they offered a repayment plan to which I agreed to only to be told during the same phone call that since I was back working I could apply for a Modification again. I told them I didn't wanna be behind on my payments any more than I already was because it was quite a sum, but they assured me that it was the best thing to do and like an idiot I accepted. Mainly cause money was tight and under their repayment plan I'd have to pay $3200+ a month which was quite a lot.
Fast forward another 6 months plus and I still am waiting for an answer about the modification because AGAIN they keep giving me the runaround (lost paperwork, incomplete, illegible/send it again, etc) and each time they ask me to resend something it takes them 30 days to review only to tell me they are still missing something. And the only people who can supposedly help you when you call their 1800 number is the relationship manager who handles your case but is never available when you call so you have to set up an appointment for them to call you sometimes weeks later. The kicker is that sometimes they call and others they don't so you are left waiting for an answer forever.
Now the sum I owe has doubled and I will have to work wonders to get on a repayment plan if they deny my Loan Modification request and I want to keep my home. I read all these reviews on this page about how wonderful they are and how they have helped all these people and I can't help it but think that they're fake because my experience has been totally the opposite. The only good thing I can say about them is that they are polite over the phone. I am at my wit’s end with this company and live in fear of going into a foreclosure every month. I even received a foreclosure letter from an attorney and when I asked Ocwen they said to not worry because it was a pre foreclosure one.
UPDATED ON 06/25/2017: Just as I suspected and wrote on a previous review, Ocwen after 12 grueling months of making me apply for a loan modification, giving me the run around about how I am missing this or that document, or making me fill out applications over and over again because they supposedly expired, they denied it. I knew they would deny it but I simply couldn't get rid of the hope that they would approve it since my household income changed significantly and because I am a single mom who would benefit from having my loan modified and pay lower monthly payments rather than have to pay back the $40K that I owe now. Thanks to their incompetence.
Do not be fooled by this company when they offer you a loan modification. They have no intention of giving you one, all they want to do is take your house from you. After the lawsuit they went through and lost I thought their shady ways of treating loan modifications had changed but not at all. All the reviews that are here saying they are a great company because they gave them a loan modification without any problems, worked with them to save their homes, etc. These are all just fake. These people don't care! They won't even offer me a repayment plan like they offered me in the beginning when I only owed $20K and was willing to pay but they deceived me into applying for a loan modification again since my income had increased substantially.
All they offer me now is a Deed in Lieu or Short sale. Their loan modification process has put me through hell and has given me anxiety as a consequence which has been detrimental for my health because I had to already deal with postpartum depression to begin with. This was the reason I became delinquent on my loan, because after I had a baby and had to deal with postpartum depression my company wouldn't take me back and I became unemployed. But as I said these people don't care about that even when they are under a lawsuit AGAIN for their shady practices. I will keep working with CFPB so that this company goes under for good this time because all they do is take advantage of humble Americans like myself who got down on their luck but work hard every day.
I also want to add that after I posted here the first time Ocwen called me from some Ombudsman Center that deals with customer complaints but they would call me at really odd times when I was at work or caring for my daughter only to tell me that they read my review and that my loan modification application was in process. Of course is in process, I already knew that since I have applied and submitted document after document. They offered nothing helpful nor took responsibility for any of their negligence instead they in turn sent me a letter explaining how I had applied and did not submit documents on time or had missing documents etc.
All lies because I have documentation of everything I have sent and when I have sent it. They also said they advised me in written form every time of what was missing to complete my application which was also a lie because during this whole time I have received ONE letter telling me I was missing a specific document. All they ever sent me was the monthly bill. Ocwen are crooks, end of story, and that is why they are pending a lawsuit for the second time.

A seamless transition to refinance - I finally took the plunge into refinance. There have been many stories about the hassle of so much paperwork. This was not the case for me. The underwriter was thorough, but efficient in getting things done. I would do it again, maybe my next house.

I recently refinanced my mortgage. It was a long process and I dealt with a few persons. The main person I dealt with walked my husband and I through the process. I currently have a mortgage with PHH and was contacted by them for several months about a refi. Well I guess dumb old me assumed that with a few computer keystrokes I would be refinanced... WRONG!!! After months of back and forth I was turned down. My paperwork was sent to me and my credit score was 802 out of a possible 850 and my credit card was charged $742. I agreed to this charge if I terminated the refinancing after it was started... I never did that. They turned me down. So please don't fall this SCAM!!!

PHH is the absolute worst mortgage company that you can imagine. From their horrible mismanagement and disorganization during the underwriting process to the complete and utter lack of customer service in returning our escrow funds. They have done nothing but give my wife and I the runaround. A normal phone call involves waiting on hold for 45 minutes to 2 hours, speaking with 10 or more people (none of which have any answers, or the ability to remedy your issue), lack of accountability in recording any real notes from calls (unless it benefits PHH) etc.
I am now 100% aware of why Key Bank has severed their relation-** with this company. My wife and I will be refinancing as soon as is humanly possible to get out from under this grossly unprofessional operation. FAIR WARNING: If you find that your underwriters are with PHH, go to a different lender. Run, run as fast as you can to someone else. PHH is the stuff that the Devil's nightmares are made of!

Foreclosure my home in July 2010. The Ocwen Customer Service are very rude and ugly, they did not accept third party on relay interpreter (video phone), they hung up on me hundred times. We tried to solve problem payment due my wife was in hospital in 2009. They don't care to accept on video phone for interpreter (American Sign Language Interpreter). We are deaf couple and I lost my home and my land was mine since 25 years and new home... just lost everything. We cried and WHY WHY they don't care us. Ocwen owe us big time. How very rude customer service... Ocwen people not friendly and lies.

We closed on our house on 2/28/2017 and they still have failed to report to the bureaus accurately and it's 5/1/2017. I have called numerous times only to be told different stories each time to when they will report (they did on 3/24 - 3/27 - 4/7 - 4/30 all saying we still have a balance). The last few times I have called they said they would report by the 14th of the month and then the next time I called said it would be the third week and when that didn't happen I called again and said it would be the end of the month. Well here we are again and it's the end of the month and was reported WRONG again!
We were supposed to close on another house and we now lost the house and are HOMELESS because of this so called "company" that reports things accurately and value that about themselves. We are now talking to attorneys to fix this mess since it now says on our credit that we haven't made a payment since February. Beyond frustrated and tired of hearing excuses and by people you can't hardly understand. Our loan getting sold to them has been the biggest nightmare since the day they got our account.

Ever since GMAC sold our loan to Ocwen it has been constant problems. My husband pays our mortgage twice monthly by splitting the payment in half and then paying a little extra to get ahead on principal. My husband has spoken to at least 8 different people. All said they "made notes", "It won't happen again". This last time he really thought he had it straightened out. Ocwen said it had a system for this type of payment. We just had to make an EXTRA $600 payment. I told my husband that sounds like a complete rip off! Plus, now when we call we get bounced around and then told they "don't have anyone to take our call, call back later." He has called 4 times and we can't talk to a single person. He has also emailed. Also, they didn't send us our 2016 tax paperwork until AFTER the April 15 deadline even though we were told they would be overnighted at one point then when they showed up 2 weeks later they were WRONG!!!

After a slow credit recover I was approximately 18 months since any late payments on mortgages. In February had reasons tied to business that resulted in me paying the payment on the 28th. It was past the cutoff Ocwen established of 8:00pm that day, so it would post the following day, on March 1st. Ocwen interprets the new month starting as 30 days late... or any time it is posted in the following month. I have spoken with 3-4 of employees there, and they have sent me a copy of my mortgage note, and then they also responded with letter stating that they cannot correct reporting because it is correctly and contractually (always using this word) late because it posted March 1st. I know I was late, and I paid a late fee. But I interpret 30 days as literally 30 days late. So Feb 2nd is 1 day late, etc... March 1st would be 28 days late. I have never before heard of 30 days meaning 1 month in a technical sense.
The copy of my note was sent to me, and it says nothing about a month or 30 day reporting. I stated that usually there is a separate closing disclosure that refers to late reporting, and I'd like a copy of that. They apparently don't have anything. And the letter from the research department simply states that they are correct. I have repeatedly asked for documentation to support their policy and they state that it is the law/policy of credit bureaus, and that they cannot correct it even if they wanted to, because of those rules. The impact to credit is significant and it is costing me significantly in business related activities.
I have submitted a dispute through the credit bureaus and I'm not calculating what this is going to potentially cost me in damages. And while it's unfortunate I ended up so far past the date to even have this issue, the contracts we sign and laws in place are very specific and provide protections to both parties in a contract. I don't see that Ocwen is correctly practicing according to the law or my contract with them.

I have had numerous problems with Ocwen. From them telling keep your home California that I was denied for a modification and I was approved to Ocwen refusing to tell me who my actual mortgage is through. They play games and no one can tell me what is going on with my mortgage. They have fees on top of fees. I have had so many issues with them I could write a book. Run away.

My father fell critically ill in 2016 and he stopped paying his mortgage. He passed away end of 2016 and the mortgage payments were past-due. OCWEN has worked with me hand in hand to process a modification. Every single one of their representatives has always been courteous, compassionate and helpful. I have nothing but immense gratitude for this mortgage lender as they have made this unfortunate and devastating experience a little less painful.

There are a few things that I would like to address. I have an impound account that is supposed to pay my property taxes and insurance. I had the same insurance since the inception of my loan. Ocwen failed to pay my insurance as a result. I had to pay it to prevent it from lapsing. Another time my payments were misapplied which created a delinquent notice being filed with credit reporting agency which lowered my credit score. Another time, I was scammed to send my Ocwen payments to another address which I did. I never received my payments back. Ocwen failed to notify their customers regarding fraud and scammers.

Knowing I lost my job in 2015 and was unemployed for 8 months, I am still recovering and occasionally I cannot make the payment on the 1st and sometimes late even past 15th, but they know I am working to get back to normal. High marks for Ocwen.

I'm in the process of filing a Chapter 7 BK. My goal is to reaffirm my debt after my debts have been discharged. I cannot file until I'm out of the hospital for surgery since the courts are strict about schedule changes. The minute I mentioned filing I was told I could no longer speak with a representative even though the filing has yet to occur. Other than that, the customer service representatives have always been courteous and helpful.

Why OCWEN is listed under mortgages, I don't know. I guess there's a loose association as they service loans for other subprime lenders, but make no mistake OCWEN is a debt collector. They are registered as a debt collector and use the same strategies as JDB's and the likes of the bottom feeders of the consumer predatory world. For a number of years OCWEN failed to pay any money into the escrow account associated with the mortgage attached to my mother's home, despite escrow being part of the loan agreement.
This left my mother behind on property tax and at-risk of property seizure by the sheriff's department, which naturally OCWEN or the lender they worked for would have bought the house for a song. This practice stopped when Delta Funding went bankrupt in 2007 due to the subprime housing crisis that OCWEN and Delta precipitated. However, OCWEN maintains irregularity in escrow collection and disbursement, causing an escrow account to go negative in the thousands of dollars. How can an escrow account go negative that far? Now irregularity is not a concern when it comes to interest collection.
They have successfully, and continuously allocated 80% of the monthly mortgage payments toward interest for the last 13 years, leaving <10% toward the principal balance. The maturity date of the mortgage agreement doesn't even allow for complete payment of the loan under the allotment used for payment segregation. By the time the maturity date comes to fruition, there will still be >$6,000 left on the loan. So upon the maturity date, OCWEN and whatever bank they "service" for will have earned upwards of $170k in interest, an additional $60k in principal, and will still be able to seize the property and resell it at the end. I hope, for the sake of lower income, or self-employed Americans across the country that OCWEN isn't around in 2034, and judging by the judiciary action against OCWEN over the last 10 years, they probably won't be.
I am pretty certain that because OCWEN pays to be a part of this Consumer Affairs site, that they also pay to have negative reviews removed and this will never be seen. I'm also fairly certain that the majority of the positive reviews on this website are in fact written by OCWEN and replied to by OCWEN. OCWEN is the 4th largest mortgage handler in the US that isn't a bank (they're a debt collector). If you visit the Consumer Affairs links for the other major mortgage brokers, you will see a lack of response. OCWEN uses this website to bolster their image.
OCWEN has, and continues to foreclose upon MILLIONS of Americans who were sold a dream and mislead to believe they were doing the right thing (agreeing to egregious interest rates). The subprime loans, such as my mother's, were sold with the intent that they would be foreclosed upon after a few years of payments, once the resident couldn't divvy up anymore. Unfortunately for OCWEN, my mother has continued to make good faith payments and never fell into foreclosure, so OCWEN found other ways to bilk my mother out of her limited income. Not once did the company ever offer mortgage relief when late payments occurred in the early ots, nor did they appropriately receive and distribute escrow monies. Their customer service is offshore, and can only help you obtaining loan documents some of which take upwards of 4 business days to receive via email. Do not trust this company or the services they provide.

I have a nephew who before the mortgage crisis was a mortgage Broker. I had never owned a home but I let him talk me into buying. I had an affordable mortgage that turned into a nightmare. I didn't think it was fair. Got my state AG involved. They introduced me to Litton Loan who in turn gave me to Ocwen and I haven't missed a payment or been late since. I do pay it towards the end of the month due to my disability check's arrival but since I've been with Ocwen I am stress free and I would recommend you to anyone.

Was invited to loan modifications and promised lower payment. My trials payment was $1590 and I was promised to get same payment as trial or nearest cash value. My loan never have balloon and principal was $374000. During modification process I was able speak to modification officer. I signed and notarized modification application. Then after some time I received final modification agreement. I get literally shock. My principal rose to $480000 and get also balloon payment $230000. My monthly payment rose to $1890.00 a month.
That property market values was never more than $390000. I try to get in touch with modification manager but never again get connected to him. He was always away from office. Also his voicemail send me to another loan officer but again he was never reachable. I try to convince him that if I walk away from this loan and try to buy this property again for market value I'll never pay more than $375000. Conclusion: My modification was total scam not barring on any economic logic. That's why we stop paying.

I am very happy with Ocwen for the way they have helped me over the past 5 years with modification with my loan. Now they are helping me to go thru another modification again. Helping people is what they do. This is my 2nd modification and Brett call me and walked me thru all the paperwork. If not for Ocwen I would of lost my home. I am a special needs bus driver and my hours are cut during summer. Thank you Ocwen.

Ocwen moved their loss dept from Texas to Ohio. My sinkhole claim was explained to the Texas office that I as the homeowner in the state of Florida by law can repair their own home as the contractor (Florida statute 489.103) and are exempt from contracting license by florida law. The Ocwen Texas office received my sinkhole claim in two parts. One, for subsurface ground repair from the construction company I chose and two, I as homeowner doing all cosmetic above ground repairs not related to subsurface grouting and underpinning.
These were two separate companies performing work on my 1.) house construction for subsurface ground repair and 2.) myself acting as contractor on house. The office in Texas was mailed a check made out to me, Ocwen and my law firm and was returned to them for the cosmetic work signed by my law firm and myself. They in turn sent a check made out to me only for 1/2 the amount of cosmetic work to be completed on my house. The company that performing underpinning and grouting were paid their amount for the work they performed which had nothing to do with the cosmetic work that I completed on my house.
The final inspection was completed after Ocwen moved to Ohio. The Ocwen representatives in Ohio had no clue on the prior conversations or correspondence that took place in Texas. Now the final check to be paid to myself the homeowner (as contractor by Florida law) had received notice a check would be mailed out express mail to me. The check was mailed to the construction company with my name and their name and their address on the check. The original check was not made out to them and they had nothing to do with the work I completed and it was mailed to their address.
Next I received a call stating that the balance... (I according to the terms was supposed to have been mailed the full other 1/2 of the payment) was going to be sent out in 3 days with my name only. Called their toll free number and was told the person who called me gave me the wrong information. The check would have the construction company's name (who had nothing to do with work I completed) and my name, sent to their address. Are their grounds for a lawsuit against this company for changing terms of payment to homeowner because they moved offices and did not inform customers with claims to be paid?

I closed my Chase checking account months ago. I had 8 accounts in automatic payments and I had no issues with any of them. OCWEN continues to collect payment from a closed account. Because of this, it shows I have been making LATE payments. It's disturbing since I have been making payments on time with a new bank account. OCWEN has forced me to make payments via MONEYGRAM. It's truly a hassle and time consuming (not to mention I have to paid EXTRA fees). I have called multiple times to fix this SIMPLE issue with no results. They tell me "it's the software that automatically does it" and they can't fix it. I am in the process of retaining an attorney.

After Hurricane Matthew devastated my area in October 2016 I contacted Ocwen and was grateful to be told that I could enter an agreement and not pay my mortgage payment for three months, with the understanding that those three payments would be divided among the following months resulting in increased mortgage payments. Sometime later I received a notice from Ocwen about my account being past due. I called and was assured by the agent that my account was being reported in good standing. The next month, the information was on my credit report showing I was 60-90 days late. I called Ocwen and directed to write a statement about the incident and fax it to Ocwen, which I did. After they researched the information, I was elated when I spoke with the representative and she told me they sent a message to the credit reporting agencies to correct the information for November, December, January.
What they did not say, was that once I started to pay my the increased payments (February, March and beyond) that I would be reported late. These are reported late even though I have made the agreed payments on time per the agreement!!! I asked to have the phone call reviewed when the agent told me I was being recorded as current. After many times back and forth I was informed this past Friday that the representative listened to the call, and I only asked about the specific months that were on the letter I called about. DUHHH!!! If I am calling with concerns about my credit, did it not make sense to let me know all is well now, but won't be when you start to make payments. Today I received a letter from Ocwen stating they have not received my payments for March 1, 2017 through April 1, 2017. Both of these payments have been made, as a matter of fact they were both made a day early on February 28 and March 31, 2017.
I called Ocwen and the specialist assigned to me was not available so I spoke with another one. She was very kind and explained that in their records I was current and the letter was generated and sent to me by mistake. I went on to explain to her my dilemma about the credit reporting and she told me that under the disaster relief program that I was participating in I should not have any negative things were ported to the credit bureau until after the length of the agreement June or July 2017. I can't remember if I made all my payments on time. She told me to write a statement and I explained to her that I had already done that and didn't understand that if I had the agreement with the company and they had all the information why am I having to do anything. She sent in a dispute for the research department.
Up until this point I had been very happy with the service I received from Ocwen loan Servicing. The recording when you call states that they are here to help homeowners. Is it fair to allow homeowners to agree to participate in a deferred payment program, have the owner pay per the terms of the agreement and then report to the credit agencies that they are late. This whole situation has been extremely stressful and added insult to injury. Not only was my home damaged in the storm, now because of what I thought was going to help me these items that have been reported negatively have lowered my credit score over 100 points. I have had to take leave from work to talk extensively on the phone with your representatives. My hope is that Ocwen will rectify the situation and restore the faith of a good customer who makes payments on time with no more aggravation.

Ocwen always kept us updated on changes with escrow, we were never surprise when taxes or insurance caused our payments to increase. Ocwen offered bi-monthly payments which made it easier for us to manage and also helped bring the principal down. Any questions I had they were quick to answer. At the time of the home loan our credit scores were low but they were able to offer us the lowest interest rate among their competitors.

We are happy with the outcome. It was the first time we had applied for credit since the troubles of 2008, and so we were surprised by some of the documentary requirements. It would have been nice if we had started with a comprehensive preview of all the documentary requirements so that our expectations might have been set more realistically. Nevertheless, the officer and processor did fine work and we are happy. We accomplished our goals with their help.

No issues with mortgage process. It was irritating when the company representatives would call with a slight attitude if your mortgage payment did not arrive by the 15th of the month. More than one occasion, the individual was more interested in almost demanding payment on the spot rather than waiting 2-3 days for the next pay day. This is the primary reason we chose not to refinance our home with Ocwen.

Unfortunately we have had OCWEN for 11 years with our home loan, recently I have noticed issues. Send out payments ahead of schedule and funds would not be posted to account for a month. Call the company and complain and get nowhere. I have sent now certified mail, overnight mail with tracking and still funds are not posted in a TIMELY manner and Ocwen calls and tell you, "Your payment has NOT been received," and you tell them it was signed for on a certain date and they say, "Well um we haven't received it." BS. This is UNEXCEPTIONABLE behavior from a bank that claims they are for their homeowners. I am beyond angry at OCWEN.

My experience with your staff was less than ideal. The biggest problem was language. The person I spoke with named Hernando ** was speaking broken English, most of which was unintelligible. I needed to ask him numerous times to repeat himself. He would give me a time to call me back. I would make arrangements to be here at the stipulated time, but he would call when I was out. It's probable I wasn't the only one to have a similar experience. Consequently I am exploring other options. Until this unacceptable situation improves, you will be missing out on much business.

Ocwen customer service is NO HELP. What's worse, all of their reps are outsourced to another country. I have yet to speak to anyone who doesn't have a very thick, foreign accent. My house is located on the county line, in Madison County, NC. My mailing address is a Buncombe County mailing address. When I paid off my loan in 2014, Ocwen recorded the cancellation of my deed in the wrong county. I am selling my property and the buyers cannot get title insurance because of this error. No title insurance = no sale. I have been calling Ocwen for nearly a month with NO help. Just empty promises. This company is a joke.

Ocwen Financial works very well with the state of California. Keep Your Home California. To help us stay in our home. Without the cooperation of both agencies our family would have been homeless. The only thing I can say is we would appreciate being able to get paperwork faster and maybe to get more clear answers when we can call. Sometimes they don't give complete answer to questions. That can be frustrating but they did very well cooperating with Keep Your Home California. We had a very good contact person with Ocwen Financial. Most of the time when we call we get very good point people at Ocwen. They do try to help. Without them we wouldn't have our home. They did very well getting paperwork back and forth between institutions and letting us know where we were at in the process. This kept us from being too stressed during a very stressful time. My experience with Ocwen. Ocwen is the best company to do business with. My two properties was upside down couple years ago. I struggled to make it work with other banks. They refused. They tried to foreclose on me, but thank God Ocwen step up in. They rescued me. They saved my houses by modified it with the lowest rate that I can afford to pay.

I had a problem for the first time since I have been paying my monthly mortgage payments online. Even though I made my payment on time, for some reason the payment did not go thru. I have no idea why and was so upset when I found out my mortgage was late and I had no way to fix the problem until the next day. I immediately, made a payment via Western Union, and then I noticed it was also going to be a late charge. I once again made another payment. I was so paranoid that night I was not able to sleep. The next day, I spoke to Ocwen representative and he assured me, I would not be reported late to the credit bureau, which was my main concern, since I have been trying very hard to repair my credit.

I had received some information in the mail from my mortgage co. which is Ocwen. I read it and did not quite understand it, so I called Ocwen and explained my situation to the rep. She was very helpful and took the time to explain everything to me, and made sure that I now understood. She was very polite and showed sincere concern for making sure I was taken care of. And that made me feel good, I knew then I didn't have to worry.

I filed a Chapter 7 BK five years ago and the mortgage was not reaffirmed. I won't get into specifics on why, but I had been making timely payments, since then. I contacted Ocwen, to see about reaffirming the mortgage... Since I'm paying it, I would like it to be reported to the credit bureaus. I was told that Ocwen would not reaffirm the mortgage, and I should request that the BK be re-opened. This is disappointing to hear. You would think that after five years, of acting in good faith, customers would not hit these type of roadblocks.

I call Ocwen requesting a form I need for tax services. The representative was very polite and knowledgeable of what I needed and offer to email instead of waiting in the mail. By the time I was finishing my conversation with him when he said "you should receive it shortly mam" it was on my mailbox. I end up doing my taxes at that same day, which was immensely helpful. It was a Saturday so I didn't had to wait or take day off work in the middle of the week to have my taxes since April is behind the door.

I sold 25 years worth of monthly payments to OCWEN for an agreement of 100k. At the end of it all I only received 26,500. I'm having a hell of trouble collecting even just getting a hold of the representative who handled my transaction. His name is Andre ** he is a real scum bag. He deceived me and I'm sure I'm not the first or the last so beware please.

My experience with Ocwen Loan specialist has been heart warming. The retention Loan specialist was compassionate, polite and knowledgeable concerning my situation and what I needed to do. Also, he has followed through on returning appointment and assisted in ways which I needed to complete my application. Thanks.

I fell behind on my mortgage quite some time ago. I have multiple sclerosis and was medically retired overnight, at age 36. My income was cut in half, but I still had a child at home to finish raising. After trying to contact Ocwen about being unable to make my payment, I was simply told I had to make the payment. I explained my situation and that I had been in the hospital for 10 days just a week or so earlier. I was rudely told to make the payment. I asked about making an interest only payment, partial payment, etc. I was only about $200 short. I was told I had been making the payment and I needed to continue making it. I was further told that no help was available for me since I had been making my payments on time, assistance was only available for those who were behind on their payments.
Like many others, I grew tired of trying to understand the extremely broken English being read to me from a script somewhere in India. I asked to have my call transferred to the US and actually spoke to someone who spoke true American English. But at this point, I began receiving calls from representatives in both the United States and India! It took over a month to get the calls from India to stop! One very polite Indian representative was very kind and compassionate toward me. She offered to fill out the Loan Modification Package for me. All I needed to do was sign and return it online. I did as directed. Unfortunately, she lumped everything into basically one category and only partially completed the forms as needed for my situation. Several times, I've asked if I should complete the forms again and I've been told no because it didn't matter.
I've been working with Ocwen on a Loan Modification. I have lost count of how many different Relationship Managers assigned to me since this process began. I know for a fact there have been at least four! When I get to speak with one, whether it's mine or whoever answers the telephone, all I get is someone reading the notes left behind from the previous call(s). The relationship manager whom I receive the most phone calls from doesn't understand anything about the whole process. She literally acts like she is reading from a script. When I ask specific questions about the Modification Package, she struggles to read and pronounce the words.
When I press for more details that aren't clear in the package, she has no clue and agrees with whatever I suggest - whether I am correct or not. During a recent conversation, I asked if my balloon payment was including the interest I wasn't being charged with the new modification rate (-6%). She replied, "Yes! How do you think banks make money?" At that point, I thanked her for her time. I later called back and asked to speak to her supervisor. Her supervisor convinced me that my balloon payment was a large portion of my principal that was remaining unpaid. I took her word and agreed to continue with the Modification.
Yesterday, I sat and ran through the numbers. I can not make any sense of how I'm expected to modify a loan for more than my original loan amount, plus a balloon for more than 1/2 of that amount. Each person I speak to has issues with the numbers. As I have explained to several representatives: Numbers don't lie, but people do! I've repeatedly asked for a breakdown of how the numbers were determined for the new set of papers. I've asked for a copy of it in writing. I was told that it would be sent to me by the end of the day on Thursday, March 30, 2017. It didn't arrive and I'm not surprised. This is the typical behavior I've come to expect from Ocwen - Keeping the Customer in the Dark.
From my the numbers given to me yesterday at 5pm, these are the figures given to me: I have an Unpaid Principal Balance of $82,405.02, Past Due Balance of 40,597.43 [$38,877.83 - The actual total]. This Past Due Balance Breaks down as: Principal 4,906.72, Interest 24,550.86, Escrow 8,975.00, Late Fees 445.25. My Total (and that of the Rep) $38,877.83
When all of these numbers are put together: Unpaid Principal (with the $4,906.72) $82,405.02, Other Late Items 33,971.11 - pay 2% interest on late 8% interest, $12,000 Discount (after 2 Trial Payments) -12,771.29. ACTUAL TOTAL DUE $103,604.84. Amount on the Loan Modification $105,450.00 - No CLUE where this number comes from. In addition to this amount, I am being told I MUST agree to a Balloon Payment in the amount of $65,064.84. What is this Balloon Payment paying covering? There is NO remaining principal, late fees, or anything else. It has already been included in the $105,450.00 that I am agreeing to pay.
I've run multiple scenarios on Bankrate.com's Amortization Schedule Calculator, as advised to me by the referenced supervisor. I cannot find any situation in which my "new" monthly payment is based. I am trying to save my home. My next payment due date is very confusing. I've been told it is due on 4/1/17, but my paperwork shows 5/1/17. However, I am unwilling to sign any of this paperwork until I have an explanation of these figures in writing and officially documented. I can not agree to modify this mortgage for more than double the original loan on a home that is worth less than half of the amount.
**Page 2, Paragraph 3 - I have to have the Lender's prior consent in order to sale my property? I understand paying the loan off AFTER the sell of the property, but I've NEVER heard of asking permission to sell one's property. **On Page 3, Paragraph 5d - All fees incurred must be paid by the Borrower. WHEN and WHAT fees am I expected to agree to? **Balloon Payment Disclosure - I can not make payments toward it. It states that it MUST be made in one lump sum after all other payments are made. I would LOVE to have someone with Ocwen reach out to me, other than those I've repeatedly spoken with. I need help beyond what the script readers are able to offer me.

I have had my home on automatic payments for 4 years and just realized that PHH stopped taking my payments in February this year (2017). I started getting weird letters in the mail from a loan care company that I did not understand. Then looked at my account to pay and catch up and it won't process my payment because "function is unavailable". I am unimpressed with the lack of communication and my wife was shocked when someone showed up at our house and served us with foreclosure notices... How can I pay if I'm not able to pay or get through to pay this mysterious entity...

I received a loan modification from Ocwen that helped me avoid foreclosure. The experience was absolutely tremendous. They did what they said they would do. Their relationship manager kept in touch with me and provided great service when I thought I was going to lose my home. I thank Ocwen for helping me get back on track with my home loan.

My mortgage was sold to PHH mortgage and it has been a nightmare ever since. They continuously lose your paperwork. Due to a family emergency I missed one mortgage payment. The next month they wanted 2 payments they raised my payment 374.00 a month. I was told to apply for homeowner's assistance. They kept losing my paperwork. After 3 months I called to pay what I owed, I was told it was in an attorney's hands. They would not accept my payment. The Atty wanted 2000. I was declined assistance. Was told to appeal and was declined for a totally different reason than the first one.
When I called NY case worker she wanted me to sell my house that I had for 19 years. I declined. I owed 3000 which I had. I didn't have the Atty fees. I was told to get money from my 401k or borrow from my life insurance policy. I told the rep the only way I could get the money from my life insurance was if I was dead. Without my knowledge she called my local police dept and said I was suicidal. I had 3 police officers come to my house and asked me if I wanted to harm myself, which I said no because I didn't. This was done in front of my 2 and 8 year old granddaughters. This company is an absolute nightmare.

I requested a modification because I was employed for 7 months. When I first applied I was on unemployment and was told that I had to have a job. I was under the impression I would lose my home. My relationship manager worked with me. I informed him that I was starting work real soon and he said once I started work to reapply. My relationship manager was awesome and he worked with me and understood my situation.

We have recently completed a modification to the mortgage for our home in California using Ocwen Loan Servicing, LLC. Ocwen kept us informed of the status of the modification from the time we knew that help was needed until the modification was completed and accepted by all the parties to the mortgage. They responded promptly to our questions and assigned a Relationship Manager for us to use as a single point of contact.
Ocwen's customer relations staff are very knowledgeable of all aspects of loan servicing. Verbal and written contacts are always done professionally and in a friendly manner. Their online service provides a website with timely status of the loan, offers complete access to the loan and its associated functions and provides for easy communication of inquiries. Ocwen is far superior in service, effectiveness and willingness to support its customers than any other loan servicing organization we have experienced over 30 years and 50 mortgages.

I am a court volunteer and I serve as a guardian and conservator. I become appointed by a probate judge, for the elderly or for people who have been deemed incompetent to handle their finances and sometimes all decision making. I have had to try and work with PHH Mortgage, when some of the individuals that I have been appointed to, have PHH as their mortgage holder. I write a letter to PHH with my certified letters of authority with the court order. They have chosen to ignore this court order time and again and refuse to acknowledge that the individual I am serving in this capacity has been deemed incompetent to handle their financial affairs and in some cases, not able to make any decisions on their own anymore.
With the current case I have, I have been trying since January 2017 to get PHH to acknowledge the borrower (my ward) is an incapacitated individual. I have sent the court orders 3 times, have called several times and they still will not talk to me, change billing address or send payment coupons to me. Most of my individuals I serve are, the elderly that have been taken advantage of, suffer from dementia and are already scared they are losing everything. In many cases, these individuals have not paid their bills and may even be delinquent on their mortgage payment putting them at risk of foreclosure or already in foreclosure.
With companies like PHH, that refuse to acknowledge a court order and appointment of conservator, make these individuals more terrified they will lose their home. What is wrong PHH mortgage? Don't the get it! Do they not know a court order when they get one? I will be writing one more letter today, stating that if they do not acknowledge my appointment, I am filing a motion and order to show cause. Let them explain to the judge why they are refusing his order.

Ocwen was our home loan company for 11 years. They were the easiest and best company I have ever worked with. I was disappointed that when we bought our new house that we would have to change loan companies. Their website is very easy to use. You can get all of your tax papers right off the website. Back statements needed? All available.

I have had difficulty with PHH Mortgage since my mortgage was sold to them four years ago. They recently sent me a letter stating that they were notified that my home was vacant and it is not. We currently owe $112,000 and our property was appraised at $187,000 for our refinance four years ago. It seems PHH mortgage tends to "bully" its customers and find ways to gain a property by unethical ways. I would not recommend anyone to get a mortgage from PHH mortgage. They are not an ethical company.

They have been a nightmare after a couple of months after I closed for my first home. Random fees, surprise overages, made up numbers in shortages and the list goes on. Even worse is their foreign call center. Worst of all is that they don't even listen to what you have to say. I explained to them what my problem was with extremely high shortages even though I did escrow. My taxes went up by $76 dollars and all of a sudden my shortage was $5,800. I called to have them explain what is the shortage is for if it was only $76 dollars. Their unforgettable answer was... "YOU JUST HAVE TO PAY THAT!" I asked them to explain and they just kept telling me was "YOU JUST HAVE TO PAY THAT!"

Through out the years. They helped me keep my house especially when the economic meltdown of 2008. They lowered my mortgage and the price of the house from the original purchase price. Till today when I have the chance to refinance, Homeward Financing which is an affiliate of Ocwen gave me an opportunity to refinance with a much lower rate.

Loan service isn't exactly the kind of thing that I would recommend to a friend but my experience with my service rep was Awesome. Very attentive to my needs and willing to meet those needs in a courteous and personable manner. The whole thing was truly painless, which is the opposite of the reputation of the industry.

I would recommend Ocwen and Homeward Residential at the top of my list! We have been Ocwen customers since 2006 and when it was time for us to refinance I was solicited by several banks but chose to use Homeward Residential because they are affiliated with Ocwen. My loan officers, Ronald ** and Jordiana ** were very responsive and just a pleasure to do business with and I'm sure everyone knows that this is not a fun process but they made it very easy and this was the fastest loan closing I have ever been through! My husband and I have worked very hard to clean our credit up and we were rewarding with a great interest rate and even able to take several years off our loan saving us thousands of dollars! They can never find me in the files as an authorized person, you can never call in and speak with person handling loan when you call, they charge for everything unless someone who is in charge waive fees, and they don't make it easy to find other options without a lot of changes to qualify before they are changed again. I don't feel they are out to help those who are having problems or make affordable payments just out to get there property.

This is a factual representation of my experiences. Dual tracking and extensive paperwork denied our mod the first time and we hired a document processor then. They finally accepted it after 8 months. They told us not to pay or we wouldn't even be considered for a modification. Dragged their feet and delayed timely processing of the mod. Predatory lending practices and discrimination because of the ridiculously high PMI. I had good credit and so did my co-signer, but I am dark skinned. Redlining just to name a few.

Ocwen is terrible I would give them an F. I filed bankruptcy and completed it paying in full all of my mortgage. It was paid in full Nov. 2016. Dec 2016 Ocwen sent a letter to the courts saying I owe another $6733.00. The court sent me letter. I contact Ocwen and find I have $12951.23 in suspended account which would cover if I owed more with a refund. I had them (Ocwen) to draft me a letter with this information 12/14/2016. On 12/15/2016 monies was reversed out of the account. No one can tell me where it went. Later I talked with supervisors and other staff twice a week until today 3/13/2017 with no statement letter saying the account is paid off, and their lawyer can not even get information to my lawyer about the account. So out of four different mortgages, from three other companies I have sign off of the deed in 2016, this one; three months later I have got nothing. My plan ended Dec. 2016. It is now March 2017, nothing!!!

I sent in a payment by FedEx on Feb 22nd, they received it in February 24th (paid extra so they could receive it asap). Someone signed for it from Ocwen (S. **) and they haven't been able to find it!! It is March 10th and still nothing. All the while it is showing my account as late, messing up my credit. Now they want me to send a copy of the check! For what they have the original!!! It is Friday so it looks like yet another week of not being able to find this check.

You ask why I gave a high rating. Well I am glad you are my lender. You have been with me thru a divorce and then being a cancer survivor and thru the court awarding custody of my two grandchildren. I have had a real struggle but I haven't been late on any payments in years. I only wish you could help me now. I got laid off from my job in June. My son was helping me but he fell and broke his leg so I had to help him. He is back to work now, but I still need to refinance my loan to do the much needed repairs on my house. When I speak to someone about refinancing this mfg. home it's like I have the plague or something. It's worth a lot more than I owe.

PHH sold my mortgage to another company. Then reported that I was missing my payments because I was sending payment to new lender. These people are idiots. It does no good to try to talk to them. I do not think they understand English.

I was having difficulties paying my current mortgage payment. The representative I spoke to was able to help me with all of my questions. I filled out the loan modification over the phone. This is quick, convenient and saved me time with submitting the application.

I was so excited that my HARP loan modification was approved but 8 months into the actual loan I found there was an accounting error that now has caused what seemed to be a savings grace is now a nightmare that no one (including the Ocwen Research Dept) could resolve. My loan is one month behind even though I have paid every month, I'm receiving numerous collection calls, and they are adding late fees. I've been made the victim of their error and I will have to endure this until I can pay an extra months mortgage.

The person I spoke to was excellent. She heard my concern and offered to follow my account and call me back the next day at 3 pm (2/28/19). She called me at 2:58pm with the information I needed. All companies should use this experience to show top customer service. She listened carefully, validated my concern, and followed-up like she promised. I couldn't be happier with the service she provided.

I have had a long and torturous experience with Ocwen and want to alert others to avoid using this company if at all possible. My experiences with them were as a result of the death of my father. The family home had a second mortgage with Ocwen and so I began dealing with them shortly after my father's death. It took months to get them to acknowledge receipt of my father's death certificate and then when there was a refund due on the escrow, they issued the check in my father's name, even though they had the death certificate! How crazy is that? Why would you issue a check to a dead person. I spent many months getting this corrected, in the meantime Ocwen held on to the funds (over $1k) that my mother on fixed income could have used. Agents did not return phone calls or emails. Very frustrating experience.

I had been on this program for years then they wanted to discontinue it. It benefits me having this program so that I don't have to worry about not getting it paid on time. The representative was very polite and walked me through the whole process to getting reactivated. I hope the program continues until the end of my payment program.

Every single time I send in any extra monies I write APPLY TO PRINCIPAL ONLY on my check and every payment I send this company either hides the money in a suspense account claiming they don't know what to do with extra monies or they apply to future monthly mortgage payments and collect interest... Every single time... I have to call in and explain what is clearly written in my note section of my check EXTRA PAYMENT TO PRINCIPAL ONLY. This company fraudulently claims "oh our mistake" and waits an additional 2-5 days to put monies where they should go meanwhile collecting interest on those additional days. Yes I am aware it's only a couple dollars here and there and a huge amount of time and stress for monies to settle as they should. Highly unethical business practices and frustrating not being about to trust the company that holds all the cards on literally the largest debt I own that I am trying to payoff earlier than scheduled.

I would like to thank Ocwen for helping me to believe that miracles do and can happen for people like myself. I am a 60 year-old disabled widowed woman living on a fixed income made it very difficult to keep up my mortgage payments. I was behind in my mortgage payments and at my wits end, and I thought I would lose my home and become homeless. Taking a chance I called Ocwen, after explaining my situation, I applied for their home modification and to my surprise I was approved. I was shocked because it seemed like these things only happened to everyone except me.
OCWEN REDUCED MY MORTGAGE PAYMENTS, THE INTEREST RATE, AND GAVE ME A DISCOUNT OF OVER 50,000.00!!! I cried on phone to the person that gave me the GOOD NEWS!!! I told everyone that God gave me a miracle and miracles do happen. OMG, what a blessing to be able to continue to live in the home where my deceased husband and I raised our children. Thank you Ocwen, for everything you did to relieve my burdens of not knowing where I would live. God Bless You.

I call to explained that I received letter from Ocwen that stated I have to make mortgage payment through Western Union. The lady told me while the decision was make like that I was even more angry and I told her I don't want to hear that. She was calm and told me other alternative by bank wire or bank certify check. After 5 minutes that almost lead to argument with her patience I listen and problem solved. She was a professional.

I was treated fairly throughout my experience with this loan, but unfortunately, like so many others I bought at the wrong time and the value of my property went through the floor. When I lost my tenants I could not afford the property and I applied for a deed-in-lieu. I have been treated fairly and courteously throughout this process with complete transparency and consistency. If I ever buy another property I would certainly consider Ocwen for financing and would recommend them to friends and family.

Great company and friendly staff. I was able to refinance at a great percentage, they saved me from foreclosure. I'm able to afford mortgage, taxes and insurance all in one affordable payment. I am grateful and blessed. Highly Recommend!!

A few years ago, both my husband and I were laid off from our jobs, and got behind on our mortgage. OCWEN was great in working with us and modifying our mortgage once we were again gainfully employed. They have been awesome!! We just love them!

I had not logged onto the Ocwen website for a very long time, but when I did the site wouldn't accept my login. I called Ocwen and spoke to a very nice representative who stayed with me throughout the entire scenario of changing my login and password. Since I'm far from being tech savvy, I really appreciated the patience and individual attention the representative gave me.

Ocwen literally saved my home so my family of 5 could stay in our quiet little village we call home. With the economy bordering the depression of the 1920s, paying bills, saving for college, and the crazy idea of saving for retirement was a tall order. With one phone call, Ocwen almost instantly restructured my mortgage, allowing me to make 3 hefty payments to show them I was serious about saving my home and in turn showing them I was faithful. I passed and the savings were astronomical. I always take their calls because they want to help and they went above and beyond that. To this day, times have gotten somewhat better but still a challenge. They allow me to tell them when I will make the payment and in turn, I without hesitation, pay the minimal $10 late fee. They trust me to do so and I do. I can only hope my mortgage is never sold off to another service provider. Their customer service is 2nd to no one. Thank you Ocwen!!

Ocwen's online bill pay website has recently been improved. Now I able to access the pay date Calendar on my small Galaxy Core Prime cell phone and this makes it possible to make my payments with my cell phone anytime and anyplace. Before this improvement I would have to go to another computer (which was very inconvenient) to make my payments instead of using my cell phone.

We have had to deal with a loss of income and calling upon Ocwen they were so understanding and helpful. They always made every effort to help us and understand what we wanted to stay in our property. The stress of falling behind was Relieved when Ocwen helped out.

You folks at Ocwen, especially my account managers, have helped me and my family save our home. Thank you. There isn't more stress than being a father and mother of 2 awesome kids, 2 dogs, 2 cats, a Guinea Pig and a bunny and knowing you are on the verge of losing your home. Indescribable.
