    We paid off our home over a year ago as a direct result of the BS experienced with Ocwen. We still do not have a Release Deed proving our payoff. They claim it is the County recorders office but fail to follow up on anything. These people belong in jail!! Time for an attorney, but wait, I should be able to join one of the many lawsuits now in place. If you hear Ocwen, run, no sprint away from these money hungry, incompetent, barely speaking English clowns!!!

    We recently paid off our house. Ocwen was our last mortgage holder, we had three I think. We never changed mortgage holders, companies changed hands. But Ocwen was good to us and we never had any problems. When we paid off our house we actually overpaid and were quickly reimbursed. Our house insurance was already paid for for the year so we didn't have to pay that either. All in all a great experience.

    Ocwen mistakenly reported a sale of a home from December 2013 as a short sale. The sale price of the home was $247,500 and the loan payoff was $232,000. Ocwen got every dollar that was borrowed. There were never any modifications. I did not know this was being reported this way until I tried to refinance another home and it came up on my credit. As I tried to get this resolved by calling Ocwen they cannot find any information on this loan of me personally, even after hours on with customer service and research dept's. After I sent them all the details proving there was absolutely no short sale it took them 2 days to acknowledge receiving the email and 7 days to send it to the correct department to get resolved. At this point they still cannot confirm they have any internal documents on this loan, only what I sent them (which came from Ocwen in Dec 2013). They claim it's an old loan (less than 3 years) and nothing is in their system.

    It's amazing that they can report negative information to the credit bureaus but not have any record of it in-house. If any can help me this is a very important situation because this is holding up my refinance. The new lender sees a previous short sale and doesn't want to lend. Even after I sent them all the closing documents proving proof there was no short sale and no modifications.

    UPDATED ON 09/21/2016: In December of 2013 I sold a home for a price HIGHER than the mortgage loan amount. At closing all parties received full payoff. 10 days later Ocwen sent back my final monthly mortgage payment to my bank ($1,730). They then determined that since I overpaid a bit at closing I owed them $436 from this returned payment. By April of 2014 they wrote this $436 off and reported it to the credit agencies a short sale. I was not made aware of this mark on my credit until Aug 2016 and Ocwen refuses to accept the payment of the owed $436 to clear this up.

    In a nutshell, due to a bank error (possibly my bank) and $436 my credit is showing that I was involved in a short sale and a modified mortgage. Both are completely untrue and not representative of what happened. It took Ocwen almost 1 month to simply find my account details because after the mortgage closing in 2013 they never added my account into the new system. They had to dig into archives to find out who I was. In the beginning they had no record of my name, SS#, account number, etc. It was basically weeks of maddening back and forth and calling 800 numbers.

    They now confirm all the details above but refuse to accept payment or change how this is reported to the credit agencies. I have documentation of all of this on Ocwen letterhead but the credit agencies are unable to look at this objectively. They can only go by what Ocwen tells them directly, which is they were short $436 from a bank returned payment. They tried to reach me by mail (I moved) and then wrote it off and reported a short sale. Is this something that has happened to others?

My relationship manager is very helpful, polite and patient. She explained everything to me and had the knowledge to answer all of my questions.     Our association with Ocwen began at the height of the financial and mortgage crisis. We were getting nowhere with our previous mortgage company in resolving our mortgage issues. Being self employed and our business also suffering during the downturn we were desperate for a solution. When our loan was transferred to Ocwen we were initially devastated believing that we would be required to start the entire process of remedying our mortgage shortfall. But our fears were soon gone after Ocwen offered us a solution to our mortgage issues that completely resolved our issues.

    I still remember the call we received from Ms. ** from Ocwen informing us that the process was completed, it was one of the best days of our lives. After Ocwen came through for us, we were invited to refinance or switch mortgage companies several times in the years that followed, however we stayed with Ocwen due to the trust and faith they invested in us. We recently sold that home and moved from the area and right down to the close of escrow Ocwen treated us with dignity, respect, honesty and compassion. I can not say enough about how fair and honest Ocwen was with us.

    I was Ocwen customer since 2007 formerly GMAC. For 9 years paid my mortgage without delays. When challenging situation came I keep paying and asked for portions to reduce monthly payments. They answer was I had to go to foreclosure to be considered. Their assessment impacted my credit score and they were more clear about it.

    Then I received a letter from them recommending Homeward. Although the terrible reviews I contacted them. The person responsible for my loan was never available and NEVER made ire for the phone appointments, then he left a rude voice message stating he was a very busy person and I was not the only customer he had and he did not need to be bothered. You lose, I win. I found another company that consolidated my debt and reduced my monthly payments. Now I understand why the rating in BBB.

    The WORST EXPERIENCE EVER! I have over 20 loans with BofA, Chase, QuickenLoans... OCWEN is the WORST. STAY AWAY!!! RUN! They changed the amount due with $140 and by mistake I sent the old amount. I fixed this as soon as I could. They reported me late to all credit bureaus. After having the loan with them for 10 years and never being late... Their technology is dated and customer support is not helpful! I am looking to move my loan somewhere else.

    My experience with Ocwen has been horrific at best. I thought I was exercising my rights as a homeowner to sell my home after losing my income. I called Ocwen to let them know I could not afford my payments and said I am putting my house on the market. They agreed. I have stayed in my home during this atrocious process. To make a long nightmare more tolerable I will list the events that are currently taking place. Asked Ocwen what is the price they would like to receive for the property? After getting opaque answers, and after weeks of going around and around, finally they said 78,000.00 or anything within 10% of this amount. Got an offer for 75,000.00. Realtor and Title company submitted offer in June 2016.

    I went to the court and asked the judge to extend a previous foreclosure set for July 14, so Ocwen would have time to complete the short sale process. Judge granted the extension until September 14. Spoke with Ocwen about receiving paperwork, said yes they have the offer and it is under review, and they were aware of the court system extending the foreclosure date. Ocwen said ok, like the offer and it's under review. 30 days into the process, still under review. Then received a phone call from Ocwen saying they would like the buyer to come up with another 8,000.00 because they needed a minimal amount for their net. Buyer agreed, paperwork submitted. Ocwen said "Ok, we will have an acceptance letter for the HAFA short sale with a suggested closing date." Received call from my realtor, "Mr. ** we have a arms length agreement from the bank, need your signature." Signed it and sent to the bank via the equator system.

    1 week later, received a letter from Ocwen stating the HAFA short sale has been denied because of Florida laws, stating it has to be approved before 60 days of the foreclosure, and Ocwen would like to do an internal short sale. I called Ocwen and asked "What is this letter?" I was told by Ocwen "Oh that was a mistake, because we have submitted to the courts a 60 day extension on the Sep 14 foreclosure which would allow the HAFA short sale to be completed." I said, "Ok because my paperwork clearly states I want a HAFA short sale." One week later, received a call, "Mr. ** we have submitted the paperwork to the courts. Your lender has approved the sale/extension on the foreclosure and the only thing we are waiting on is a signed document from our lawyer." Said ok.

    One week later, get a phone call from Ocwen, "Mr. ** we have put some task in the equator system for your realtor to resubmit." At this stage I'm in utter confusion. Got on the phone with my realtor and did a three way call with Ocwen. My realtor and I were told Ocwen has requested the resubmission of some documents and they need these documents in order to extend the foreclosure date so Ocwen could continue to do their internal short sale. My realtor and I are perplexed and started asking questions about the timing of the request and why is Ocwen avoiding the HAFA short sale, and what is your internal short sale? No clear answers, just "We need the documents."

    For 3 days my realtor and the title company looked for the documents in the equator system. Nothing. I finally get a call from my realtor, stating the title finally saw the documents in the equator system and resubmitted the documents in the equator system and immediately got a letter stating the HAFA short sale is being denied because it is within 60 days of the foreclosure. I asked my realtor to check the court dockets to see if the extension dates are showing up within the court system, said the dates have not been changed, still showing a foreclosure date of Sep 14.

    In the meantime, I am receiving at least 2 harassing phone calls a day from Ocwen, stating I have a foreclosure sell date for Sep 14 and I have an outstanding balance on my account. I am being denied a short sale on my home, and cannot figure out why. Ocwen is giving me the runaround, will not answer questions. I get the impression, they would like the house to go into foreclosure because they would benefit in some way, opposed to allowing the HAFA short sale.

    I am in a very unnerving situation with Ocwen, nothing is clear and I'm sitting here with an offer for the sale of my home, while Ocwen waits on the foreclosure to take place. I did not put in how often, and how many different times I talked with short sale reps at Ocwen and how many different answers I have gotten about the foreclosure being cancelled, waiting on documents, not waiting on documents, HAFA approval letter coming, not coming, denied, Internal short sale happening, not happening because "we need more", and the whole time, the clock is ticking on the foreclosure.

    There is also one other thing I must put in here, this is not the first time Ocwen has taken me through this process of taking things to the foreclosure date after receiving an earlier offer on my home. In March 2016, Ocwen denied another short sale after sitting on the offer for months. Denied the short sale because too close to foreclosure date, I asked the judge to extend the foreclosure date for 90 days to give Ocwen a chance to complete the HAFA short sale. Judge granted the extension until July 14, 2016 and was put through the same ringer until the buyer walked away.

    Ocwen has set up a pattern, leading me to believe there is some benefit to sending my home into foreclosure while sitting on offers. I am concerned, scared, confused and getting physically sick behind the process. Just one more note, if this account is looked into there were other offers made on the property prior to March, but the ridiculousness of what Ocwen was asking myself and the realtor was so unclear, the buyers began to walk away.

    I felt obligated by their modification department to accept what they offered. I initially asked and asked about Save Your Home California Program and they directed me another way. Later I came to find out I qualified for the Save Your Home California Program, but they said it was too late that it should have been done prior to the modification. In their modifications each time they increased the principal balance by about 15 to 20k. I feel that they are still a predatory lender and should be reviewed and investigated by HUD.

    I had to do this modification twice because I've had some hard times. I’m on disability and I don’t make a lot of money. The first time I went for a loan modification a few years back, Ocwen lied to me. I gave them $10,000 which was all I had and they held it. I begged them for that money back but they wouldn’t. I couldn’t talk to the loan officers. All I get is a representative and that’s not even in the state the mortgage company is in. It’s a telemarketer type of setup and whoever in the mortgage company could access the information. I even went to their office and they told me to beat it. I had to get a lawyer to talk to them. I had to wait and go to federal court and two months later, I finally got the check. The second time, they gave me a better deal. But still, at the end, I owed $200,000. At least I can pay the bills and I do not have to worry about moving. I’m paying the mortgage every month. All in all, Ocwen doesn’t give a crap about you, they just want the money.

    When we first got our mortgage just over 5 years ago, these people screwed up everything... but we were so far along with the process, we decided to just ride it out. Even after we had to postpone closing for a day because of their incompetence... how much worse could it get, right? Well, now that we're trying to refinance (NOT with PHH), we're learning just how much worse. Turns out these cerebrally deficient people filed our title twice... so it looks like we have two mortgages. Same property, same amount, same start date... TWICE! How does that even happen??? "Should be easy to fix," the new mortgage company says. But, they have seriously underestimated PHH's concerns about making things right. After two days of phone calls and faxes, plus over a week of waiting for them to act, still nothing! And, when I do talk to someone he or she just doesn't care. I mean, seriously they just don't care.

    I was placed in foreclosure while working on a Deed of Lieu or I should say, the rug was pulled from under my feet and I looked up in I'm foreclosed. Anyhow to make a long story short, these stories are making me scared. The insurance company did not cover everything but they did send $17,000 for about 25% of the work and after the foreclosure now they are saying I can't get anything if something left after the work. I got a feeling PHH is going to give me the runaround. They haven't even paid the public adjuster his 10% yet. Did I tell you asbestos is around the furnace that went out and all over the floor.     Ocwen held 2 loans on our home. In 2013, after 18 months of paperwork, we were told we were approved for a loan modification. Ocwen told us to stop paying on the 2nd loan, & that it would be due when we sold our house. We stopped paying on the 2nd loan as instructed, and thought all was good. Fast forward 3 years. We get a letter from a company called Trinity Financial who stated they now own the loan, & we are in foreclosure. They never notified us once in the 3 years. They want $28k by the end of the month or we lose our house. They also added over $8k in penalty charges. Both companies need to be investigated. Ocwen lied to us, and sold our loan without informing us.

    While attempting to obtain a home equity loan, I discover Ocwen did not remove their lien on my property when they sold my mortgage to Chase. I called them, they said it's Chase's problem. I called Chase and they said it's Ocwen's problem. FUMING NOW! With all three of us on the line, Ocwen rep finally raised his hand and said they needed to "work on it". STILL WAITING!!! My home equity loan is being held hostage while Ocwen tries to figure out what happened. What incompetency! So BEWARE folks, Ocwen turned my loan over to Chase after purchasing it from defunct GMAC. DIDN'T FINISH THE JOB! Probably won't finish the job when they dump YOUR mortgage off. Now I'm waiting and waiting and waiting... Goodbye lakefront property that I was hoping to buy with proceeds from my home equity loan. The dream fades.

    I am unhappy with how Ocwen deals with customers. They call early morning on weekends waking up the whole family on the 2nd of the month to inform that the payment was not yet received. I was never late and had a grace period until the 15th. I asked customer service to stop calling us that early, but they were not helpful at all and did not do anything to resolve the issue.

    This is the worst mortgage company ever in the history of mortgage companies. I've owned my home for 16 years & my loan was transferred to this company about 3 years ago. In 2015, unbeknownst to myself, Ocwen failed to mail my homeowner's insurance payment, I was without insurance for several months. It took me about a month to get the payment mailed by Ocwen. In December of 2015, I became ill & was placed on medical leave. I applied for assistance through their loan modification program. I was denied twice. Once because my SS disability wasn't finalized yet. Once it was finalized, I reapplied. Only to be denied, stating that I hadn't sent in this form or that form, which I had. Twice.

    The relationship person agreed I was correct, but I still had to reapply. Then these clowns denied me again. They told me my address was incorrect as well as my name. Really?! I sent tax returns, utility bills, everything they asked for. Still telling me I don't know my own name or address. Pretty much accusing me of mortgage fraud. Really?! Last week or so, I received a letter stating that my homeowners insurance- Missouri Farm Bureau (which I have always used) is not rated high enough & I do not have the proper policy. All of this is incorrect.

    Each time I call, I get an operator with a foreign accent so thick that I cannot understand them. I have asked numerous times when I've called to speak to someone else that I can understand, never have they ever transferred me. I end up hanging up the phone. I've asked for supervisors, nothing. I'm extremely overwhelmed with my illness & huge loss of income. I do not have time or energy for all of the mess these people have put me through. Not to mention, they destroyed my credit score. Even with my staying in contact, when payments would be made, etc. I am going to try my best to find another mortgage company that is credible & refinance. I pray that nobody else that is as ill as I am has to deal with these people.

    I do not get alarmed when I receive a phone call from the Collections Department. I had to take an early retirement March 14, 2013 to take care of my mother in law.     Ocwen and Homeward Residential bought the servicing rights from my mortgage company. About a year ago, I refinanced through them and they cut my mortgage payment in half. They cut my interest rate down to two percent and they forgave $65,000 of mortgage debt. So it was a miracle. Just the other day I got a notice that in the $65,000 of debt forgiveness, $32,000 of it came upfront. And if one made every payment on time, that's when they give the $11,000 a year for the next three years, the other $33,000 balance in mortgage balance reduction. So I got it in writing that after the initial $32,000, they gave me another $11,000 off, plus a $1,000 bonus, I think because I paid everything on time.

    That was cool except that there were some questions open as to whether the $32,000 was taxable. And apparently, it's taxable on a state level but maybe not on a federal level. So that's causing some confusion here with my kids trying to apply for college grants. I don't know if I could call that Ocwen's fault though. It would have been nice if they had sent me some more detailed information about it. I do know too that they had publicity and they had to pay $100,000,000 in fines or something. But they saved my house. There are five of us living here that would have been out on the street if my house wasn’t saved.

    The greatest problem was that I had to talk with Indians that don't speak very clear English. It was very disappointing because we’re talking about the single greatest asset we have and it was difficult to get clear answers. I had to ask them to repeat themselves three times and I could tell that they were very frustrated. So was I. Then I asked for somebody who could speak better English so they sent me to somebody else, and that was helpful. But it was a difficult process. If one was not as educated and experienced as I, one could never pull that off.

    I bought a 2nd home 10 years ago. Somehow Owen got a hold of the paper. They are a debt collection company, not a mortgage company. I've been current on my payments the entire time. If you overpay by mistake, they don't credit the payment. They hold out the money until you, the customer, figures out you may have overpaid, and have to waste time calling them. If I ran my business the way they do and treated customers like **, I'd be belly up. Someone needs to do something about this. Their CEO should be hung and a gov't attorney (oh no, not one of those) should file suit.

    I do not like Ocwen and I would refer to them as the devil. I've not had a good experience with them for over 15 years. I can’t get out from the loan because I’ve been paying numbers forever and I haven’t been able to get any better with my contract with them. It doesn't improve and I'm paying a lot of interest and nothing towards the principal. I can’t pay the loan off because I lost my health and unable to work. I’ve tried to pay the loan and not to miss any payments but they still had the same. Although it says 5% interest, I’m paying $200 or $300 towards the interest and $40 or $50 towards the principal. That’s ridiculous for 15 years. Every time I’ve talked to somebody, they are foreigners and I don’t get any satisfaction at all. Customer service is zero and I'm very angry.

    Trying to get a VA Loan on my property, when title was ran, found out neighbor had the legal description of my property on their loan with Ocwen Loan Servicing. The neighbor submitted a quit claim deed and provided the correct property description for her parcel. The person on the loan has contacted Ocwen and has verified the wrong description, all paperwork is in their file with the correct information. Ocwen mortgage company will not give me a release since I'm not on the loan. Need to know my options on how to get the Ocwen mortgage company to release my property from neighbor's loan so I can proceed with my loan.

    Over the life of our loan with OCWEN we have been extremely disappointed with the lack of customer service and customer care. The website is difficult to manage, online payments post way later than they should, and calling for help typically results in an extremely frustrating conversation. We have endured this difficult company for several years because we made the mistake of financing our home with a company that (unknown to us at the time) sold our loan to OCWEN shortly after it was created. I have read many reviews online and have come to understand that OCWEN is a miserable company that deals almost entirely in the second-hand mortgage industry, so the vast majority of their customers did not set out initially to do business with OCWEN. This includes us.

    The latest insult came this morning. OCWEN called our home at 8:30 on a Saturday morning. The caller ID indicated the call was local, so OCWEN has clearly invested in telephone computer hardware designed to lie in order to get people to answer the phone. Upon answering the phone I was told by the OCWEN representative that I needed to be connected with a licensed loan officer to discuss an important matter regarding my loan. Thinking this was a legitimate call I waited. It turns out the call was to solicit a refinance from me. On top of that, the loan officer asked if there was a better time to call since he was unable to access my account information on a weekend. Words fail to convey the absolute frustration and disappointment I have experienced when dealing with this company.

    Had to do a few modifications. Had 3 cancer surgeries. Fell, broke hip, replaced hip. I am back to work full time. Able to make payments but can't catch up. Did a modification payment, went up over 200.00. The advisor told me to make first payment then reapply. Well I did just as she told me, was reapproved. Now payment went up another 200.00, principal went up 70,000. When phone app call came in I told her this is not affordable my payment again. She tells me again to make the trial payment and reapply. Misled the first time you wanted me to do this again. As of today I have not signed for the new mod due to higher payments and 70,000 added to principal.

    In July 2016 my toilet intake failed and my basement was flooded with about 2-3" of water. State Farm wrote me a check within a week, but Ocwen has made it impossible for me to get these funds to do the repairs. They require a contractor to replace the tile floor that was ruined by the water, and they will not let me act as my own contractor. I asked why I was not able to do the work myself, and explained that I WAS THE ONE WHO INITIALLY INSTALLED THE FLOOR THAT WAS RUINED, and was told "you have a bankruptcy flag on your account." Nice.

    So because I went bankrupt, and despite the fact I still pay my mortgage every month, I am not allowed to act as my own contractor even though no permits are required by the city to replace the flooring and drywall damage. My understanding is that people act as their own contractor all the time in these cases, but with other mortgage servicers, apparently... I do not believe Ocwen has the legal right to prevent me from doing the repairs, and I intend to seek legal action against them. I would give Ocwen 0 stars if I could, because this insurance nonsense is only one of the many ways they have screwed with me since my loan was transferred to them.

    Ocwen modified me and my active duty military husband's mortgage back in 2014. They set up trial payments, which we paid all on time. Then they sent the final mod paperwork which we signed then verified it was received by the "relationship manager". Since then we have paid the modified payment, on time, every time, for two years. No more communication from Ocwen, no more relationship manager phone meetings.

    My husband exits active duty and is now 100% disabled veteran. Now suddenly out of nowhere this August of 2016 Ocwen claims the modification never was finalized by them two years before, and claims they didn't receive the final paperwork, which is absolutely not true since I verified it was received by them. They are cramming my mortgage and claiming it is in default. The "new" relationship manager has never contacted us and takes three weeks to get a phone appointment with. They have rejected my most recent mortgage payment. I think I need to find a mortgage fraud lawyer right away.

    Okay.. First a lawn care company shows up at my home telling me they were told, by Ocwen, this property was VACATE and they were to come to my home and spruce up the grounds. Today, I get a call from my home insurance company asking me if I moved. They had received information from Ocwen that my home is vacated. Look, I am always receiving mail after the fact from Ocwen but this.. What the hell is going on. As a Foster Care for Developmentally Disabled this ** is so emotionally upsetting to us.

    We were discharged of Chapter 13 bankruptcy and as a result our second mortgage with Ocwen discharged in 11/15. We are now trying to refinance but Ocwen has not released the lien. We have talked to at least 10 different people in the last 2 weeks asking for a satisfaction letter stating the lien release is in process. We have been told by everyone we talk to, we will receive by the end of the business that day. Today we were told that this letter will take at least another 10-14 business days. Not sure why the lien was not released when were told that would take 2-6 months and it has now been 9 months. It seems that NO ONE A. speaks English very well and B. knows what they are doing! This has been a very frustrating 2 weeks!

    PHH Mortgage is just a horrible company. My loan payment doubled after the ARM which I didn't expect then I lost my job which temporarily caused a bit of difficulty paying the large bill on time. They had me submit information about 15 times over the course of three months and then declined assistance. I would never recommend this institution to anyone. If your bank states that your loan is being sold or serviced by this institution, fight, fight fight to see if there is another option. This company should be penalized and closed immediately.

    I am currently working with Ocwen on a loan modification and completed all of my trial payments on time and am still continuing to make them even though I have had multiple documents go missing and even claims of payments not being received even though I sent them electronically through my bank where they provided a detailed record that included the date it was received by Ocwen. I live in Florida and even though I put 30% down when I bought through GMAC the value plummeted to a third of what I paid so I was ready to let them take the home after an auto accident made it impossible to keep up with my payments.

    So here we are today and after making all of the trial payments, improving the home so it met personal home insurance requirements (at a large out of pocket expense) they have sent me a permanent loan modification so loaded with fees and more than my monthly trial payment by almost 25%. On top of that large increase they threw a 155K balloon payment at the end that just makes this loan modification a path to failure and had they disclosed any of this in the trial documents I would not have even done the trial plan at all.

    I am so frustrated at this point and wish I knew what to do so hopefully I will have better news after my next call from my relationship manager at Ocwen but am not too hopeful. In my last call to them they basically told me to accept it as is or go into foreclosure even though I have worked with them in good faith throughout this painful process and feel they totally took advantage of my desperation in trying to keep my home and I just received a letter asking me to make a payment of over 66K even with my trial payments all being made and current. I can really understand the anguish that everyone is feeling with these offshore call centers and scripts that repeated say helping homeowners is what we do and then another payment or document disappears.

    Well as I see others problems, I can certainly relate. Hardships got us behind and after about 3 months they quit taking payments and needed entire balance to resume. After a couple months trying modification they suddenly withdrew a payment then stopped again. Different people calling and unable to understand. Relationship manager changed and was told different things. Got nowhere and no help. Getting served foreclosure. OCWEN not giving any options but to pay all missed payments. At a total loss. All we need is a fresh start, add the interest on the end and let us live. This is scary. Hardship over and doing well, just can't pay entire past due.

    I am writing this review for my parents whom have a heloc that was transferred from GMAC Mortgage to Ocwen. My parents were unaware that the heloc they held was going to have a date that they would be asked to make huge principal payments. They are up to date on their first mortgage as well as all other bills they were paying their HELOC on time with Ocwen until they were asked to go from a payment of 800.00 a month to over 6,000 a month - when this happened they reached out to Ocwen for some help to see if there was a way to modify the loan or do something that would help. They have sent email after email fax after fax with more and more financial information and just keep being asked for more my parents are not young and find this process very difficult. My mother's health is not the best and this is causing a huge amount of stress and anxiety in her life.

    My stepfather built this home from the ground up. They do not wish to lose the home and since Ocwen falls in second lien position and have received monthly payments on this loan for over 8 years I would think they would want to find a way to resolve this instead of asking for more and more. This process has been going on for over four months which is absurd.

    My mother has spoken to numerous people and not many of them friendly or helpful. My Stepfather owns a business which is a corporation - with this he owns the building in which the business runs out of but has a mortgage on it. The business pays him and he makes the mortgage payment on the building now you are asking to see a lease... how is it that he is suppose to supply something he doesn't have and why would he write a lease from him to him??? When my mother tried to explain this to whomever called her they told her fine if she didn't supply it then they guess they are done... I am very frustrated watching my parents go through this process and feel they should be contacting the bbb and an attorney. After four months enough is enough.

    I lost my job in June 2015. Ocwen set me up on a motivation. I paid 3 trial months then paid 2 months of my new mortgage. They took one of the payment and put it past fee. Now they are telling me I owe for another month. I had everything where it should be and they disposal of my payment where they want. They are committing fraud against our new contract and adding fees.

    I have been dealing with PHH for the last several years over two $71 late fees. One is from 2010 and one from 2012. Both of the late fees were due to direct payment charges being misdirected on PHH’s side. I have called in three different times spending hours on the phone with them to get this cleared up and always left the call thinking that the issue was resolved; only to have them call me again with the same late fees. This last time I was told the 2010 fee would be forgiven and a request would be made regarding the other fine. I was told I would receive a letter with the outcome of the request for the 2012 fee forgiveness. I received a letter stating the fine was forgiven but the harassing collection calls did not stop.

    When I told the collection caller that the late fee was forgiven and gave them the date of the letter, they did not care. We told them we were out of town and would call in when we got back. They proceeded to call three more times in the next two days. When we got home, three days later, I called in. I was told the letter referred to the 2010 late fee forgiveness, not the 2012 fee. I spent another two hours on the phone being told that it is my responsibility to pay my mortgage on time and that they never said that they would look at forgiving the 2012 fee, even though that was what was clearly stated.

    They will lie to you and tell you anything to get you off the phone but they will not follow through on anything. They act as though you are a deadbeat because they misdirected your payment. They threaten to put your “delinquent” mortgage on your credit report. One of the collection callers spent 15 minutes telling me how I needed to pay him right away as he was going report my “delinquent mortgage” to ruin my credit and I would never be able to get another mortgage again. Please note that as long as you are making your mortgage payments, they cannot report unpaid late fees as a “delinquent mortgage” to the credit bureau. These fees and fines can sit on the mortgage until you pay off your house. The fines or fees CANNOT increase and they CANNOT charge you interest on them.

    I do not understand where they get off threatening my credit and my home over $71. One of the collection calls told me and I should just give him my checking account number so he could do the draft. They have my checking account number. The account is on automatic payment but they need permission to pull anything other than my monthly payment. They think we don’t know anything. They bully and intimidate you until you just give in. I don’t see the calls stopping. Seeing the other reviews, my issues are minor but they are part of a clear pattern of poor business practice. My loan was sold to them but if you are looking for a mortgage, this is NOT the company for you. Go to a real bank and stay as far away from PHH as you can.

    This was resolved primarily because I kept calling back and eventually got a person who had some common sense and said, "Oh I see the problem your payments were applied wrong. I can fix this for you." And he did. But this was after I called and had numerous people tell me I had to fax my paperwork for review etc. etc. Which I did all those things. But I felt like all along anyone should be able to fix this and in the end, I was correct. So my problem is resolved and I'm very happy with the rep who helped me. But I feel like the company policy is doing what you can to add fees to everything. This should have never been an issue to start with and If I wasn't watching and acted immediately I would have incurred fees.

    I am currently dealing with this. Ocwen applied my payment to my principal instead of to my monthly payment. I included a payment stub and have copies of both check and payment voucher. Now My August payment is still due and I will be considered late. For whatever reason they couldn't just apply the payment properly. I had to send copies of my checks to their research team which I have read means nothing ever happens. This should be an easy problem to resolve. I will update with info on how they handle what is obviously their mistake. But so far it has taken an hour of my time and no indication that they will in fact be able to fix this.

    My mortgage was sold to Ocwen in May of this year. I will spare you the details. This has been a nightmare. There have been mistakes in processing payments and their customer service is beyond terrible. All I can tell you is to do anything possible to make sure your loan is not sold to Ocwen. They are primarily a collection agency and seem to have no expertise as a mortgage processor. I've bought many homes and had many mortgages and have perfect credit. I've never dealt with a financial institution like this. If there were a way to force them to move my mortgage to another institution, I would take whatever legal measures possible to do it.

    The customer service department is not very good. No one seems to be able to make a decision and instead is regulated to the automated system which makes mistakes that they can't override. You cannot talk to the same person for it is a call center with no real authority besides the scripts that are set before them to read to the customer. Tried to get matters taken care of whether an investigation, clarity in dubious business practices of not properly notifying of note increases to simply applying payments when given. Mistakes seem to be solely the customers fault with no avenue for resolution.

    My experience with Ocwen was a nightmare. My loan was sold to Ocwen after filing for Chapter 13 bankruptcy. After my husband lost his job I requested assistance with the monthly payment. After a year of lost documents, speaking with many different relationship managers who did not speak english, my loan was modified. Instead of reducing my interest rate to lower my payment, they added 10 years on to the life of my loan. As I have read from other reviews, Ocwen added amounts to my principal that did not make sense without explanation. I went over all statements with a fine toothed comb and to this day cannot explain their accounting practices. I am convinced that they added thousands on to my principal balance. Thank God they sold my loan and I am now back on the path to rebuilding my credit.

    Homeward Residential acquired the company we have a mortgage with and then sent us notifications about trying to refinance. It's easy to transition from taking off the old loan to a new one but the hard part is on the insurance. They still deduct based on the escrow because they already paid it in my behalf, but again, I've been paying all these years, only under a different name. I still have to deal with the insurance firm for the double-payment thing. Also, there should not be any increase because the property itself and the tenant have not changed.

    Another thing is if somebody wants to refinance, do it one property at a time because they can't handle more than one at at time. If I give one letter with all the same information for both of my properties to auto-deduct, I only get one of my properties to auto-deduct, which is not convenient. There shouldn't be a problem on Ocwen's part, but they are too big a corporation so it's not easy for them to have good control. They have to be thorough in their work.

    Loan was transferred from GMAC. Never had a single problem with GMAC. Not one. They were great. I've never had a good experience with Ocwen. Total offshore operation with zero in state help. The agents who answer are shockingly unhelpful in almost all respects. The most recent was such an epic waste of time I decided to actually start to write reviews about the horrific service (Hello twitter!).

    Trying to track down who at Ocwen countersigned a check from an insurance settlement and the person I spoke with simple couldn't understand what I was trying to do. I couldn't make it any simpler that "Who do I talk to in order to find out who signed the check for the settlement" was met with replies ranging from "So you're asking about getting insurance for the property" to "I'm not seeing anything on my screen that would tell about your escrow." WTF?? Asking to talk to someone, anyone, who might be able to help find out about my account was repeatedly met with "I can help you" followed by telling me that they don't have the information and don't know who would. Clowns!

    Ocwen has a mortgage on my second home in Northern California. When I refinanced it, Homeward Residential came up and offered a lower rate. My issues have been settled for the last seven months but before that it was a nightmare. I wouldn't use both Ocwen and Homeward again. I had a lot of trouble because my house is on the Sacramento River up North in a flood zone plane so I had to put in flood insurance. I asked for backup on that and that was never sent. All I wanted to do from old loan to the new one was for them to pay my county taxes or my state taxes. It took four months to get all of that straightened out. I asked for a refinancing because they kept charging me more and more.

    I stuck to my guns and said I was going to pay nothing over a certain amount which was exactly what they ended up, telling me I had to pay after five months of fighting. I agreed to a phone appointment so we could go over everything and they introduced me to my case manager. I called during the time they asked me to or they called me but I got a different case manager every time. Even though I went by the letter, he's on the other line. Why would they make an appointment if the guy is on the other line when he's supposed to call me? I had to spend another 30 minutes telling him the process. It was like starting over again every damn time.

    Ever since PHH Mortgage Corporation of Mt. Laurel, NJ took over the servicing of my mortgage from HSBC, it has been nothing but a headache and a stressful situation since they did. They started an Escrow Account on their own and forced us to fund it. They did it illegally, without authorization and without notification. My original mortgage was started without an escrow because I have been paying my own taxes and insurance for the past 30 years. I have been trying desperately for the past 2-1/2 years to correct their many errors on my account. They have been mishandling it since September 2013. It has been nothing but cover-ups and lies, even though I have a paper trail of proof since the beginning.

    They have refused payments (which they are not allowed to do), ruined my credit record, forced us into a high-interest, long-term loan or face foreclosure, repeatedly making the same mistakes, and held us hostage so we could not look for another loan. I filed three complaints with different agencies and they have refused to answer any questions that I brought up. They simply don't care about what they are doing. The different departments of the company don't know what other departments are doing. They are absolutely terrible in dealing with because they do nothing but tell you stories and lie. I haven't given up yet, as I am still looking to get out from under this horrible company of misfits.

    I had IndyMac. They sold to Ocwen when I filed a Chapter 13, due to other party on mortgage walking out. Escrow being paid with mortgage but Ocwen could not get it right. The worst thing about it was they sold the mortgage with the escrow being short! Not to mention charging my account for selling the mortgage, appraisals, when I had nothing to do with the sale. Very poor accounting practices! Not to mention you talk to someone different EVERY TIME you call and have explain hours of over and over! Stay clear.

    What a nightmare! My house currently under water and hit with some unexpected medical bills my loan was previously modified from Ocwen with a balloon on it. I was told I could re-modify. After three months of putting in paperwork back and forth Ocwen tells me I can't modify because I already modified so why put me through all the paperwork again if they knew I couldn't??? Only way is to refinance and I can't because the house is under water. My loan was previously owned by GMAC. Never had a problem with them. My modification was fixed for 3 years then became adjustable with a balloon. Thanks Ocwen! I advise anyone who is getting a modification to make sure they really read through everything. Now I just sit and wait for the market to rise to build some equity so I could refinance.

    My loan got transferred to Ocwen on July 1st and was supposed to have an escrow account with it as well. Logged on and noticed no escrow was set up even though our mortgage documents that they had showed an escrow disclosure agreement. Took them 3 weeks and me calling 5 times for them to finally "research" it properly and initiate the escrow. Every time I called the rep would say 5 business days for them to research it and I would have to call back, terrible customer service.

    Now, they don't have the funds (over $3,500) that I initially deposited into the escrow and obviously they say it will take another 5 business days for them to research it. This company is terrible with their customer service and even though reps will find the information in the mortgage documents they have to send it for "research" and it always takes 5 business days. I am a new customer with them and I already hate their service and am not looking forward to the future with them.

    Since I filed for a mortgage modification it has been an absolute nightmare. Ocwen has divulged private information to my ex-husband whose name has never been on the mortgage, not sent paperwork, rejected 5 sets final documents, most from their own notaries, and invented a "missed" payment I have asked them to show proof of for over a year and a half now and refuse. Instead, I get excuse after excuse with incredible harassment in between. They have missed several scheduled phone calls and email correspondence only happens to ask for money but never to "prove" what month my payment was missing. I get sometimes 4 phone calls in one day while I am at work. This company is corrupt and incompetent to its core and pity anyone who must deal with them.

    I have been with Ocwen Financial for about five years since they bought out my mortgage. I refinanced my loan through them and the rep that we dealt with the refinance was knowledgeable and able to answer my questions. Overall, however, I am very dissatisfied with them because they were all pain in the butt to deal with. I just got a notice in the mail that I didn't pay my house and flood insurance. It is paid through Nationwide which was through my escrow. And so, they sent me a notice that it hadn't been paid but it had been paid. This happened more than one time. They should do their job better.

    Ocwen changed my mind. I wasn’t really too gung-ho about it at first, but once I talked to their representatives, they made the decision very easy for me to go with them. I called and asked questions and the lady I talked to was very good in explaining and answering them very satisfactorily. She said this is what Ocwen can do for me and this is when it will take place. Whatever she said to me, it happened. The people were also always so nice. When I was in San Diego where I was attending a convention, one of the Ocwen guys brought the papers for me to sign at the hotel. Wherever I was, they sent a representative. They made it happen and didn’t waste any time. They could’ve said I have to wait until over two to three weeks since I am not at home. Ocwen didn’t leave me wishing I had never made the decision I made. Nothing in the back of my mind was questionable.

    We applied for our modification in April. Peggy ** is our Relationship Manager and I think she is wonderful. She is pleasant and honest and I really believe she did everything to help us. Yes Ocwen kept losing forms and yes I had to talk to people that English was their 2nd language. Most of them spoke perfect English and were very pleasant. Right now we are approved for a trial modification. If nothing changes after the trial once we successfully complete it then I am very pleased. It is easy to hate your mortgage serviced because when you are overextended on your home it is very stressful. The reality is this was brought on by poor health as well as some poor decisions, but it wasn't Ocwen's fault. They did not have to help us keep our home and we are thankful.

    They misrepresented their company, foreclosed on us without offering any assistance when we requested it in 2013, put the house up for Sheriff Sale on March 10, 2016 then cancelled it just 3 days prior and now they are backtracking and stating that they recently received our application for assistance which we never completed nor sent to them. We called Ocwen in January 2016 and stated that we wanted to turn the house over to them, they wouldn't take it back. Now that we moved out they want to work with us and without ethics, claiming that we recently sent them an application for assistance. Are they covering up the fact that they wouldn't work with us, the fact that they tried double insuring the house and/or the fact that they state we were a payment behind even though we sent a statement from GMAC Mortgage that we hadn't missed any payment?

    Ocwen reached out to me, so I did a little studying, and they told me what they could offer me. I had tried refinancing my mortgage before. I used to be with OneWest and I couldn't even get a refinance. So I was happy that Ocwen made it possible. The reps have been great.     When I had to redo one of my mortgages, I used Homeward Residential and they were exemplary. I had no problem with representatives on the coast and in the states, and one of the Homeward reps was really outstanding. However, representatives in the Philippines or India were extremely hard to work with. They didn't have the ability to be flexible to hear what I was saying. If I don’t say something on that script then I'm in bad shape.

    Tried to refinance with Ocwen and everything started out great. Then the problems started. The person we were dealing with would continue to ask for paperwork we have faxed over and over again. Something we thought would take a month or so to finally close took months. They continued to ask for the same paperwork so we faxed it to them 6 times thinking this would work. NOPE. Now mind you all this started in early April 2013 and finally in August went to closing. Loan officer said we would not have to make a payment for 2 months. We are thinking great get some home improvements done. NOPE get a call, said loan has been denied because we had missed a payment. STAY away from Ocwen and read the BBB report out of Texas.

    I was pre-qualified to refinance with Ocwen. Working with their loan officer was good. In all the years that I've been making my mortgage payments, I made my online payment late one time. It never went through, it was a technical issue. Since then, Ocwen bugged me every month when I am going to make the payment. They keep calling every month and I had mentioned to them to stop doing that. I would understand if there was a pattern and I was late every month, but I made a mistake one time.     My mortgage/loan was transferred to Ocwen some time ago. I set up an online account to access my information, but because I hadn't been active for a while, my login/password no longer worked. When I attempted to regain access by following the directions on the website, it didn't recognize any of the information that I inputted. I sent several emails to customer service. I called numerous times and could not get through to anyone. Yet they seem to have no problem automatically deducting money from my checking account each month. I think they either don't care and/or don't have competent staff for customer service purposes.

I had IndyMac for a very long time, and then when Ocwen came in, it was amazing. In two weeks turnaround time they gave a resolution out and it's awesome. We present a request or an inquiry and next thing I know we're getting an answer right away. That's something that I truly appreciate. They're very sensitive and sensible to the needs of others.     Ocwen, we've got a problem. I'm not going to rant en mass paragraphs, but here is a timeline of events that recently became apparent to me because of my current loan servicer NationStar decided to tack on $1,000 per month to my modified plan under RESPA guidelines to account for a -$12,000 balance. I need resolution to this immediately because it all starts with Ocwen swiping $9,651.01 from my escrow account in September 2015.

    March 2014, final trial payment completed with Ocwen. April 2014, modification approved and signed with Ocwen. Escrow positive balance $10,122.61. April 2014 through August 2015, modified payments made on time. Escrow positive balance $12,645.23. September 2015 payment on time. Escrow payment, -$1,1192 for insurance and a Escrow Account Adjustment of -$9,651.01 (???). Monthly loan payment reduced $45 dollars monthly. Escrow positive balance $2,273.82 "Further details regarding the reason for this change will be included in a separate letter". October 2015 payment on time. Escrow positive balance $2,649.03. November 2015 loan servicer becomes NationStar Mortgage. Escrow balance -$10,210.63 includes a payment to County Tax $2,517.46, and "Escrow Adjustment" - $8,813.65. July 2016 payments on time with NationStar. Escrow balance -$11,005.58.

    We are constantly harassed by Ocwen regarding flood insurance. For years, we have been repeatedly told that we do not have flood insurance even though we have always had flood insurance. During the last few months I have repeatedly called them and my insurance has repeatedly faxed them our insurance policy. And now just today I received our bill with an extra $500 tacked on for FLOOD INSURANCE! Arghh! I have never had this kind of issue with other mortgage company. Unfortunately consumers have no choice who they have as a mortgage company. We did not purposely go with Ocwen, but our mortgage was sold. I think Ocwen is either extremely incompetent or trying to scam people into paying for flood insurance they don't need. I lean towards the later.

    My mortgage was sold by GMAC to Ocwen several years ago. No problems with routine payments, etc. however when I had wind damage and had to replace my roof the fun began. State Farm promptly sent the insurance checks made out to both me and Ocwen. I signed and forwarded to Ocwen as required. I contracted with Lowe's to replace the roof reasoning that with such a major contractor I wouldn't have any problems and Lowe's did a good job. However, when I tried to get paid from Ocwen the fun began. Getting the first 50% was no problem however collecting the balance has been a challenge. I contracted with Lowe's in March and paid them in full ($18,500) March 31st. The roof was repaired by the end of April. It is June 30 and I still haven't received the second payment from Ocwen.

    I have talked to their call center in India on numerous occasions and in spite of being assured by a supervisor on June 3rd that they had all the documents and that they would send the check in 7-10 days I received nothing and no communications until I called back on June 27th to again be assured the check would be mailed in 7-10 days. Two days later I received a form e-mail stating they required copies of paid contractor receipts. The only contractor is Lowe's and I submitted a copy of the contract stamped "Paid" on May 16th and the supervisor confirmed he had it on June 3rd. I can't decide if they are just inept or deliberately do this to use their customers' money as long as possible. Suggestions on how to resolve this would be welcome!

    After having been a PHH customer twice now - I have to express how dissatisfied I am with them as a Mortgage Company. While having never - ever been late with my payment / over payment, I am shocked at their aggressive tactics on insurance. I have Allstate insurance - which I pay monthly. If I am 2 seconds late paying the bill, Allstate sends an automated notification that the payment was not received and will be cancelling the policy in 60 days. No big deal - I have 60 days to pay it. Instead of waiting for the real cancellation PHH - institutes their own insurance at $4800.00 (Yes 4800 dollars) a year. Adjusts my monthly payment and starts an escrow - thus causing late payments, etc.

    All the time I still have coverage with Allstate and have continuously for 32 years. When I checked with the State Insurance department, they were very interested in the process since I was told PHH has ownership in the company they use and it appears they are charging 4 times the going rate. While they have been semi-good at cleaning up the mess - it is time-consuming - a waste their and my time.

    If you're in foreclosure in Maryland your ability to keep your home is on the line - even if you've bounced back financially and are ready to pay the full debt. Why? It's primarily because of Ocwen Financial Corporation, the loan servicer for countless mortgage companies, and the ethically-challenged group of lawyers at foreclosure-driven mega-firm, McCabe, Weisberg and Conway, LLC... And the current rules in place in our State don't help us a lot, but do aid them even more.

    A series of undue denials, late notices, false reports, a fake HAMP offer and coercive tactics designed to rush things nearly caused my mother to lose her house in the outright. She reluctantly took a short sale which they also tried to squash. Though Ocwen is the one who starts it, McCabe will finish it like The Terminator. Both firms seem to have their very own agenda that often differs entirely from what the banks would want. Ocwen appears to need to dispose of cases as rapidly as possible, despite how that occurs, in order to get on to the next one... and McCabe as stated before is a foreclosure firm. It dis-services DC, Virginia, Delaware, Pennsylvania, New Jersey and New York as well. They may be paid by the "per instance" model, which would mean that they're only paid for those cases they complete action on. That would incentivize foreclosing just for the sake of it.

    Also, if your case involves found misconduct or perceived misconduct on Ocwen's or McCabe's part, you are asked to submit your file to the Consumer Financial Protection Bureau at http://www.consumerfinance.gov/complaint/#mortgage. This agency of the Federal Government will send the report on to all the other relevant Federal agencies. If there are especially serious concerns with the conduct of the lead attorney assigned by McCabe, please put those to your state's attorney grievance commission.

    I lost my job and after six months when the "emergency savings" I had was gone and all I had to rely on was my unemployment, I contacted Ocwen to ask about their hardship assistance programs offered on their website. Like others have stated, after several submissions of their 16-page assistance application and my documentation as well as attempting to talk to representatives with strong broken English accents, I was given a temporary unemployment hardship forbearance for 12 months. My payments were lowered to a manageable payment. However, throughout the 12-month forbearance plan I received delinquent notices with an accumulating balance due, but during each monthly appointment with my relationship manager, I was assured that at the end of the 12 months my payments would simply return to the pre-agreement amount. Hello! That is not what is happening.

    My May payment should have been the first return payment amount. Two weeks ago, I was told I owed over $5,000.00 and that any payments I send would be rejected. Yes... the word used by the customer service rep was "rejected." Now, what am I supposed to do??? There is no way I'm going to get what I owe on this house. It's a transitioning neighborhood with multiple vacant properties and foreclosures already on this dead end street.

    I asked about listing the house as a "short sale" (another one of their hardship offers). My relationship manager gave me until July 1, 2016 to list the house. However, yesterday, my son told me that someone has been to the house taking pictures of it. I've not been served with a foreclosure notice yet... but, with what I've read in other reviews, the foreclosure may take place without my knowledge or notification. They're not accepting our payments anyway so, we've decided to use the money toward plans to move.

    Our loan was bought out by Ocwen from Saxon Mortgage and what a mistake that was. We had a modification that we were to have a lower interest rate and there would be a certain amount of the loan forgiven if payments were made. I paid taxes of 49,000 that was to be forgiven and was given the tax paper so it had to be turned in to the IRS and paid to the IRS but now that I am wanting to sell my house they added the 49,019.79 back on to my loan. My statements show the principal as 91,211.13 and when I get the payoff there are all kinds of crazy charges added to it and the payoff is 141,812.93. It has taken me 3 months to get them to send me a payoff and none of them have been correct. It seems like they want to hang on to the loans so they can screw a person over and over.

    They are constantly losing paperwork. I have sent them via certified mail several copies of forms and have a return request signed and they still say they never received it. You never can understand the foreign speaking people you talk to and some of them are so rude that I hang up on them. They have been known to call my house on the 2nd day of the month if they didn't receive the payment on the first every hour for 6-7 hours. I don't see how this company can keep on doing business as they do. I sent for my first payoff in March and they send ones that aren't nowhere correct. I have my house sold and was told by a goofball this morning to just pay the amount they have as the payoff and if it is over what it should be they would send me the money back. Who in their right mind would trust these Arabic speaking and lying people?

    I had hail damage to the roof. This company sent me 10 pages to fill out and I had to send a check for 45 dollars for them to overnight my check back to me. They pay 1/2 the money until 90% of the work is completed. This is insane because it only takes a day and a half to complete it. These people want their money when they finish so this is making it impossible for me to get the roof fixed. They want inspection to be did from someone they want - no telling how long this will take. They even have a form for the contractor to fill out about a lien and on the bottom of each page they have info stating we are a debt collector and info given will be used to collect a debt, working on refinancing as I type. Once they applied my payment to my other mortgage and it took almost 2 years to fix. Can't wait to leave this company of idiots. Don't use them. I am begging you.

    GMAC sold our mortgage to Ocwen. We owe about 22k remaining. It's a 10% interest loan and they do not allow refinances. We are not in a hardship situation. So I found out after 10 calls that if I make a bulk payment of $10k plus they will reduce the monthly payment and their system claims I can make weekly payments to pay more principal on the balance. Problem is no rep will send documentation verifying this. I'm ready to move forward but you cannot email Ocwen reps and the reps on the phone cannot see the weekly payment option that I see, so I had to send a screenshot to Ombudsman at Ocwen. Honestly, I do not think they are a legitimate company with representatives. I think they are a call center or standard debt collector off site because they cannot provide any real service other than collect your payment. It's very fishy that Ocwen can't even see what their own website shows the customer.

    I had a mortgage with Ocwen from 2005 to 2008 when we foreclosed due to our mortgage going up almost half of our original payment. This was a few months before almost everyone in USA started losing their homes. 2 months before the Government signed the bill to help homeowners with their mortgage we lost our home... We put over $80,000 in downpayment and paid a mortgage of $2,300 for 3 years. When they got sued we got $53 dollars back. How embarrassing is that... They could've helped us if they wanted to. All they did is help another young Latin family with kids lose the American Dream.

    We have been dealing with PHH Mortgage for over (7) seven months. After trying to get a Loan Modification for 7 months, this company has repeatedly played "Games" with us. Our story is too similar to all others on here. This makes us believe PHH Mortgage Co is absolutely a "Sham & Scam" deal. They send numerous confusing letters requesting things like paperwork, then they say that they do not need the paperwork. PHH has driven us crazy with numerous obstacles. From Yes to No in seconds, PHH has done NOTHING to help save our home. They have given us "Run-Arounds" for over seven months. All PHH has done is made the situation WORSE.

    In the middle of the process, PHH snuck behind our backs & filed for "Official Foreclosure" - PHH should not be allowed to practice "Banking" because of their multiple scampish foreclosure attempts to almost everyone on here. We should all complain to the NJ Department of Banking & Insurance. PHH Mortgage Co has definitely been shady in this process & should be held accountable for "NOT" doing their JOBS!

    My loan was transferred to Ocwen from GMAC. In May of 2015 Ocwen increased my payments by $400 and could never give me a clear response why. I was able to pay the payment increase until I had a career change which caused me to fall behind on my payments. I then received a letter in February stating that they were overcharging me and that they owed me $5700 but can send it until my account is current. In efforts to keep my home from going into foreclosure, I made a payment on May 27, 2016.

    I called them repeatedly to find out why they did not pull the money out of my bank account because it was reporting paid (see attachment) on the Ocwen website and the funds were still in my Wells fargo account. On June 6, after calling, they told me that they had the wrong account information and now I have to pay the whole balance to reinstate my loan. This is not right. These people will try anything to take your home when they know that your home is in an equity position (worth more than what you owe). If you are considering using Ocwen, Please RUN AWAY LIKE YOU ARE ON FIRE.

    Wow. It seems like only those with a negative experience have commented here. I have had an absolutely wonderful experience with Ocwen (knocks on wood). It's true, in the beginning I had to resubmit paperwork several times. But that was a minor detail compared to what Ocwen has done for me. I started with Chase. After a serious financial blow, I was unable to keep up with my ridiculously inflated mortgage (following the big bust). At first I was offered what I thought was a pretty good modification by Chase. I went through the whole one year "trial" and upon final approval I was granted the modification.

    Well, after a few months of paying on the new loan terms, I then found out that my modification had been cancelled! I won't go through all those details but I was basically told by a lawyer to file bankruptcy and drop the house. Somehow Ocwen got involved. Well not only did they present an in-house modification, but terms that were unbelievable and way better than Chase's. I was afraid it was too good to be true. Unlike Chase, they had reduced my principal to below the current value and gave me a 2% rate for the life of the loan.

    Ocwen saved my home and really my family's life, as losing our home would have been devastating. There are no balloon payments and I can sell my home whenever I choose. I hope these bad reviews were a minority and I'm sad to see only negative experiences. On a side note, yes their representatives seemed to all be from India, but I could certainly understand each one.

    Ocwen bought my mortgage from Saxon. I had to suffer being with them until I finally refinanced my contract with another company. While I was with them, they did not respond to any of my phone calls or letters, they ignored my pleas to refi, and then they kept adding fictitious charges w/o any explanation. They also kept raising the interest rate with no explanation or justification. At the end, they sent me 5 bills for one month with 5 different amounts. I was so glad to get rid of them because it was not just their ugly behavior towards me (the client), but also felt that I was dealing with a totally evil enterprise that all they wanted to do was to grab as much of money from me as possible.

    In 2010, we were approved for a Obama modification which we has been paying since that date until present. We have made our payments each month through our bank Bill Pay. We have verification through our bank. Since, then we were involved in the class action suit filed concerning the forced placed insurance. Ocwen refused to talk to us stating we are in litigation and did not send any mortgage statements during the lawsuit. Now, it was settled for peanuts. They decided to set up a new modification without our consent, sent out the modification package we refused due to the fact that the Obama Modification was approved. We received documents stating the mortgage would start at 2%, 3% for the first five years then it would stabilized at permanent rate of 4.75% term of the loan.

    But, Ocwen has decided to deposit my Feb, March, April payments into a suspended account unapplied and returned my May payments saying we are 120 days late. Calling my house several times a day even Sundays, very rude representative. We were assigned a relation manager which we don't have a direct access to and there is a language they have a ancient sounds Arabic or something. We would like to have the government or HUD to step in and resolve this situation.

    I started by trial modification on Sept 2015. I felt behind because of a car accident. I become disabled. I made the first two payments. In November I was going to make the final trial payment until someone at PHH Mortgage told me not to. Listening to this incompetent women caused me to lose my modification. I got banking and insurance involved and they did nothing. They believed any lie that Phh Mortgage told. Phh admitted hearing this women giving me bad advice. They said it was my fault because I still signed the contract. I am losing my home now. The banks are too big and powerful to fight. A lawyer told me it would take hundreds of thousands of dollars to fight. The conversation is taped recorded but they refuse to release it. These people are crooks!

    The facts... We are currently 2 years in on a Chapter 13 (on time and current). Ocwen is accepting Chapter 13 payments. Until 4 months ago Ocwen was accepting our mortgage payments as well. I have been making monthly phone calls to them telling them it is illegal to not accept our payments. Last month's phone call I was told my house has been foreclosed on and sold. (THIS IS NOT TRUE!) 2 weeks later we received a coupon to mail our monthly payment with. (Sweet, I think we are all set, and they figured out their error.)

    My young daughter and I were in the house, I hear noise coming from outside. I look and there is 2 men in my garage. I go outside and ask them what they are doing. They speak almost no English, but tell me they are there to do property preservation on this foreclosed property. They need to change the locks, mow the lawn, etc... I ask to see their legal documentation (knowing there isn't any). They had none... I tell them they need to leave. They refuse. I had to call my husband to come home because these men would not leave. They went thru our garage and the neighbors pole shed (OMG, this wan't even ours!) Our home has not, nor ever been foreclosed on. You have to have a hearing for that to happen and we are current in an active Chapter 13, which makes what they did EXTREMELY illegal.

    This is the info on the card of the property management company, in case anyone else has these issues. I have contacted Ocwen and asked that their highest manager return my call. (That has yet to happen.) I contacted the Owner at Property Management company and he has not returned my call. I reported them to the Federal Financial Bureau. Hope I get some help there!

    First of all I reviewed pretty much all of the complaints about Ocwen. I have been through as much as these other complaints has been stated. YES! This is SO TRUE. My mortgage was "Sold" to Ocwen. It's a "Dam" shame what you have to go through with them. The people can't speak English well. They are programmed and they will read over and over the same lines no matter what question you would ask of them. SMDH. It would be nice if they could put into law. If a mortgage company sells their mortgages they should send you notice beforehand and let you have a chance to chose what company you would like to service your loan.

    When I filed for a notification the first time they turned me down. I had to hire an attorney and they were able to help. They seem to ALWAYS LOSING PAPERWORK. But thing finally worked out. BUT I HAD THIS MORTGAGE COMPANY. Also I have friends that have dealt with them and lost their homes and many many more horrible stories about them. SOMETHING NEEDS TO BE DONE ABOUT THIS COMPANY. INVESTIGATE!!!

    We filed bankruptcy almost 6 years ago. When we were released from Chapter 13 we were still hit with fees. Almost a year later nothing is resolved. And my principal balance was going down, then it went up and came back down but not were it should have been. This needs to be resolved ASAP. I'm ready to walk away from the house.

    Had same experience with so-called loan modification. Faxed many personal and private documents, after many requests to send ALL of them. Always missing one more document. My appointment was canceled once because of a missing document. Waited another month for a disappointing, "We can't Monday your loan at this time." Hoping to get a reduction in our usury style interest rate, I was told to refinance. I could have figured that out on my own! I asked if my documents would be returned or destroyed. I was told they had to be retained in case of audit. I want to retain my status as a gentleman so I won't use the words I used, of course after the call ended. This company blows!! Disgusting. Could barely understand what they were saying...heavy accents, certainly not located in USA.

    We have our mortgage and escrow with Ocwen and they have not paid our real estate taxes multiple times. Escrow money has been sent to wrong addresses even though we make it a point to highlight the correct address. And trying to communicate with customer service is frustrating. Each time an escrow payment is screwed up by Ocwen, it takes on average at least 8 calls over a 2-month long timeframe to resolve the issue. On top of that, they will charge extra fees to research their own errors! Why hasn't this worthless, unethical company been shut down?

    With all the problems Ocwen has with customers why haven't there been a class action lawsuit suit started? They have sent back the last two payments to me making me 90 days overdue. Now they insist on a modification which I don't want. I was going to send the two payments back and then I would be only 30 days. I was then told that they would just send them back to me. The only way that they will work with us is to modify. How can they force people to do what they want when they are causing the problem?

    Due to my husband losing his job, we fell 2 mos behind on mortgage payments. We were able to come up with the money to repay the late pmts BUT, PHH refused to let us pay. Instead, they FORCED us to do a modification. PHH took $60,000 & put it in forbearance resulting in a second mortgage. When our 1st mortgage is paid off in 2043, the $60,000 is to be paid in one lump sum.

    In the meantime, my mortgage pmts are right back to where they were at the time the forced modification was done. A year after that, I lost my job and again, my husband lost his. We were not able to recover from that. At the end of 2013, 2014 & 2015 we received 3 different forms of documentation from PHH stating that the payoff amt is $142,000.00. I am now legally blind & collect social security disability. And, not being able to make a decent living in Florida, my husband was sought work in NJ. He was fortunate enough to land a job make great money. We put the house up for sale, put all our belongings in storage and pets in boarding.

    Within one week of listing the house, we got an offer and accepted. With the sale of the house, we WERE to walk away with $45,000 which was supposed to be the down payment for our new house. One week before closing, a title search was done and that second mortgage suddenly popped up. That was the end of that. The deal fell through. So now we had to re-list the house at a higher price to cover the second mortgage.

    If we are lucky to get an offer, that's great, but we walk away with NOTHING. We will have NO down pmt for another house. All our hopes and dreams of making our lives financially easier have been destroyed by PHH because they misinformed us. For 3 yrs PHH gave us the incorrect payoff amt. this has destroyed us. We are currently living apart, he at his dad's house and me at my parents house. This arrangement was to be temporary. Due to negligence by PHH, we have no idea what we are going to do now. This has put a strain on our marriage and our pockets.

    We had $3000 to pay PHH the 2 months that we missed. They REFUSED to take our money. They gave us 2 options; either do a modification or the house goes into foreclosure. This is outright FRAUD in plain English. This is devastating to us to think we were walking away with a $45,000 down payment on a new house to walking away with nothing because PHH's negligence, ignorance, lack of communication, providing false information. DO NOT Apply for a mortgage through PHH or do a modification. PHH is an absolute nightmare and is extremely unprofessional.

    This is by far the worst mortgage company that I have ever worked with. Ocwen claims great customer service, but I must have higher expectations than they do. Dealing with the escrow department has been the worst nightmare that I have had with any customer-based company. The service dept does not do emails and I have had numerous conversations regarding the same issue and the problem continues to exist. Maybe dealing with a foreign country and the language barrier could be adding to the issues.

    GMAC filed chapter 13 back in 2011... We filed a Chapter 7 the same year. Our account was not handed over till after our bankruptcy cleared February 23/2012. They insist on having documentation that was signed by us called DEBTOR'S STATEMENT OF INTENTION... This statement would have held us liable to pay the mortgage. However, GMAC Mortgage company decided that they would not sign their agreement to this document. Therefore, legally... according to the Law firm who completed our chapter 7, we are not bound legally to stay in this house... We can leave and dump it in their laps BUT it is house and land we have put our hard earned money into for 10 years. I can say thank you to GMAC for not signing the creditors document of intent to hold us liable.

    They, OCWEN, recently sent me an email because I requested monthly statements saying, "Our records indicate that the account was discharged from a Chapter 7 bankruptcy and therefore all billing statements and outbound phone calls are prohibited." So if the account was discharged in a bankruptcy what the heck am I making payments for and why do I still own it? It was never placed in the bankruptcy and these people are so uneducated and stupid yet they call themselves a bankruptcy receiver company. Duh! Not! Anyhow, from what I have read on here... no one will help us people who are stuck with this Receivership Bankruptcy mortgage company who knows nothing about how to post a payment to an account without screwing it up.

    October of 2015... they took our payment and applied it wherever they wanted to leaving us short for either the principal, or escrow, or FHA. Then each month thereafter this was done over and over again till we fell short. We received a call from their relationship manager (hence the fact they said no outbound calls)... She told us the returned check to them from escrow that we sent back was wrongly applied. I told her "this is your problem... fix it!" Well, I need to tell you they are foreclosing on the property because, now get a load of this, you are $50.99 short on your mortgage. I laughed out loud... I told her... "you CANNOT foreclose for that and furthermore it is your error not mine!" I agreed to pay it. Then she said we should be OK and that there would not be any balances owing to this account again.

    Well now, lo and behold, they then send out document saying we are short of over $2,000 and change for escrow. My husband and I said... That is horse puckies! We know what was in the account and that made no sense. We waited it out and saw that they paid the property taxes no problem and then the hazard ins. No problem so they were trying to swindle more money out of us. It never ends. They upped our Mortgage without notification by $48/month and since I had requested statements they had to come clean and send them because I let them know that I do not give a damn about my credit report and that I would hold the mortgage money in an account till I get statements. What they were planning to do was up the mortgage by this $48 and not say a word to us for 12 months, then add it up plus a mortgage payment and tell us we owe them $1460.98.

    They did this before. I am the wiser when statements stopped then I knew something was brewing. When I asked the TURD on the phone yesterday why the mortgage went up he says because the escrow ran short. I told him he was full of it. Every year the mortgage escrow runs short and every year Ocwen lines their pockets with the consumers' money. He says that is not so... I told him, "tell me why then are there so many complaints with regards to you all at Ocwen..." Then I said "because you are a fraudulent company... stealing money from people who are hardworking and busting their behinds to make a living." He then went on to say that an escrow analysis would be done and sent out. I told him the statements they sent were all wrong because our payment was not 884.98 back in July 2015. They were 842.23... and if they were $884.98 then why are you so short with our escrow? No explanation.

    He would not comment on it and stated that I would receive the analysis and that we would go from there... goodnight and hung up. Stupidity becomes them at OCWEN... So all of you people writing into consumer complaints and nothing is ever done to rectify the Ocwen nightmare, WE ALL NEED TO GET TOGETHER AND PUT ONE FOOT OVER THE OTHER TO FREE OURSELVES FROM OUR NIGHTMARE.     Like millions of other middle-aged, middle-class Americans, I lost my job in October 2014. I immediately notified OCWEN, who assured me that as long as I communicated with them they would not foreclose, nor take other legal actions, nor adversely affect my credit rating. The required communication included job search activity and results, any plans to sell the home (be it short sale, deed in lieu, or standard sale). I communicated all the above regularly with OCWEN.

    After 7 months, I became extremely nervous about the situation. While OCWEN had previously stated they would not start foreclosure action, the agent said that at this point they might, but that he could not tell me if they had.

    I withdrew my existing pension, what there was of one, to bring the account to current status, and after 15 months of being unemployed (though only legally eligible for 6 months of unemployment pay), I finally found a job (after 410 applications) for 1/3 the salary I averaged the previous 10 years. I am a Navy Veteran of 10 years active duty service, have worked and paid taxes since the age of 14, had never before fell behind on my mortgage, had never before been on unemployment.

    I have tried to refinance my mortgage, but have been told that due to the months when payments were late, I will be ineligible for 5 years by New Day (who claim to help Veterans who were experiencing precisely the problems I had encountered). Long story short, when I contact OCWEN and ask that they revise the credit to not only show a current status, but to remove the negative entries of the late payments (in agreement with their repeated verbal promises that as long as I worked with them and communicated with them and made good on the months due, they promised to not adversely affect my credit). Well, they have.

    Every time I call, it is a different agent who answers, and apparently they do not have a central office nor a central computerized database - because I asked each and every agent I called to make entries into our account. Every agent had an accent. Not one spoke fluent English. This is a conglomerate, global outfit, and one I would personally advise people avoid - though as large as OCWEN is, that may not always be possible. No one's word seems to mean a thing these days. When I asked OCWEN for a HARM mortgage revision early on in my travails, they allowed me to apply only to tell me that without income they could not help me. What is the point of the program???

    In October 2010, my husband and I filed Chapter 13 Bankruptcy. Our mortgage was NOT included in the Bankruptcy. We continued to pay that on our own. We were not behind and we still are not behind on the mortgage. We paid off our Chapter 13 and were discharged in November 2015. At that point we started monitoring our credit through a local bank. We disputed accounts from all 3 credit reporting agencies. Two of the 3 credit scores went up, while Experian went down. All our accounts that we had filed in the Chapter 13 correctly reported the discharge with the exception of Ocwen. Ocwen reported that the mortgage was included in Chapter 13 and that the bankruptcy was filed on January 31, 2016.

    We contacted Ocwen and was told they did not receive the court termination letter. We also question why they even reported that the mortgage was filed in the bankruptcy because it was not. We were told that even though we didn't file the court still reports the Chapter 13 to Ocwen to let them know we are in bankruptcy and therefore the mortgage is "technically" included. To try to resolve this credit issue I faxed the court documentation showing that the bankruptcy was discharged. This paperwork included all signatures including the court, lawyer, and mine and my husband's. My husband followed up on the fax 2 days later and he was advised that the paperwork was received but that it didn't prove anything and was not the correct information.

    We have contacted our bankruptcy lawyer and they have sent us every piece of discharge paperwork that they say should work for Ocwen to properly update our credit report. I have faxed all this documentation to Ocwen and we are awaiting to see how this is handled. The next step is to seek legal advice and possibly take further action. Ocwen representatives and the supervisor that we have spoke with are always unfriendly and do not want to help. We always end up having to demand information as they are not forthcoming. I'm not understanding why this company would want to falsely report bad credit when they are getting their money and we are not delinquent.

    Ocwen Loan Servicing contacted me requesting I modify my loan even when I was not late on my payment. I said, "NO THANKS. You will ruin my credit. I don't care if my home is upside down in value." They persisted over a two year period until they told me the loan modification would have a principal reduction, lower interest rate and will not harm my credit. So I said, "OK, let's do it". Ocwen then made me 90 days late in what they said was a trial payment period of which I had to STOP making payments for a period before I would start back making payments at the lower rate. That ruined my credit.

    I said, "NO WAY. Forget it" and they held my payments from being processed for 60 days. Then they told me I had to sign the loan modification contract or lose my home in foreclosure since I was 90 days late. I signed it in a effort to save my home but told Ocwen it was under duress that I sign that document. Then one month later I got the final agreement that showed a principal increase and negative amortization creating a undisclosed balloon payment in 30 years from now. My home would have been paid off in 18 years. Note I am in a unknown undisclosed loan modification that is I don't agree to. They will take my home of 13 years. I would have paid off my home before retirement. Now it's not paid off ever since. I have not one clue how much the balloon payment would be.

    I learned that they made me late on my mortgage so they could file credit swap insurance claim for the original loan amount and paid off the investors. With such incentive Ocwen choose to target me and my loan since it was not in danger of being late for an enrichment scam. For after they used me in the insurance claim and paid off the investors they attempted to steal my home in a illegal foreclosure attempt. When I was at work Ocwen ordered my home abandoned and hired Altisource, a Ocwen subsidiary, to break into my home and secure it. That means they committed breaking and entering and felony theft of my personal belongings and no one is doing anything about it so I sued Ocwen in small claims and won $5000. I was told by Ocwen that I would never see the money so I put liens on their properties they were trying to sell and presto I got paid.

    Then I hired a lawyer to sue them in civil court for illegal foreclosure attempt. Of course Ocwen is defending itself by lying to the judge and obfuscation of material evidence. Years in the works and tens of thousand in legal fees and trial is set for July this year. Ocwen fights real hard not to allow the real story come out in a jury trial. Imagine after being told I would never get a principal reduction on my home after two years and almost a hundred grand in legal fees Ocwen offers a principal reduction. The only reason they offered it now is because the time expired for the insurance company to seek repayment of the funds paid out in the claim. And we are getting closer to the trial date. Ocwen does nothing to help homeowners when they can create a situation where they take control of your real estate using lies and forged documents.

    Go to your local recorder's office and see how many homes Ocwen now owns. They go from servicer to owner of the deed of trust using forged documents created by their own employees. In my county Ocwen is controlling almost 4% of the whole real estate market. Hundreds of homes empty has cause the home values to drop 70%. Realtors complain that Ocwen will put a house up for sale then after two years of not being able to sell it due to broken titles they go to the auction website and get sold for cash of which Ocwen takes 100% since they got the investors paid off using the credit swap insurance. We need to take away the incentive and sue them in a jury trial. So that's what I am doing please help leave a message of your support.

    Then when confronted they use legal means to create legal fees financial hole so big most homeowners can't compete. Then when someone like me comes along and refuses to play their game and can afford to fight them they put up more fight to steepen my legal fees. They know if they can bankrupt me I will walk away and they won't have to defend themselves in front of jurist. I am fighting the good fight.     I'm so fed up with this company. Just made my April payment, today, 4/15. Yes, it's late, but I had to pay the IRS with my last paycheck. Anyway, Ocwen's website states, "Make your payment by the 16th of the month in order to avoid a late charge." However, I was unable to make my normal payment of $817; I was charged a $30 late fee plus a $10 Western Union Speedpay fee. What the heck? Today is the 15th! Just because their computer system isn't technologically sophisticated enough to remove the funds from my bank account on a weekend or holiday doesn't mean that I deserve a late charge. Ridiculous. I'm also being overcharged for my escrow. My disbursements from escrow total less than $2,000 yearly, with about $1,300 going to insurance. So how come my last escrow statement from Ocwen showed a scheduled insurance payment of nearly $1,900?

    I have called customer "service" regarding this matter and all they can say is "We didn't make a mistake." Is foreign math somehow different from American math? Last year, they overpaid State Farm. State Farm refunded the excess and MY money disappeared into the ether. I'm going to contact my agent next week and find out exactly how much Ocwen paid. However, after reading some of the other horror stories on this site, at least I can be grateful that Ocwen actually pays my insurance and taxes. The sad thing is that they know we can't fight them. They're just like any bank; they make so much money on illegal fees that any fines imposed on them are a slap on the wrist. A scum company and a disgrace.

    These people at Ocwen are the worst ever!! First off, could you please hire some people that speak understandable ENGLISH!! Every time I call it seems that the person I get is worse than the last and it makes talking to them almost useless. I am about to go into foreclosure and I have tried my best to find a resolution to my issue. Like most of you I have filled out countless amounts of paperwork in an attempt to save my home, and it's always something; didn't get it in time, you're missing information, and so on and so on.... I tried a modification... no luck.

    I tried doing a short sale and I could not find a realtor that was willing to deal with Ocwen. I'm trying to do a deed in lieu and I get the usual.... DENIED!!! Something needs to be done! There has to be laws they are breaking that they can be held accountable for. I'm sure you all agree, seeing what you have wrote about your interactions with Ocwen. I just don't understand how they allowed to stay in business. Step it up US government and stand behind us and help. A sad forsaken taxpayer.
