There are several people on this subject recently who have had identical issues as myself. Please contact me. I too wanted to modify (& unfortunately did). I was told to not make payments. Then when "refinanced" there was over $11,000 added to my loan. Still can't get an answer; mainly because no one speaks english. Also, I am being charged almost 6,000 annually for property taxes and insurance. The amounts due are approx $3800. I am being charged for double and can't get an answer on where the funds are going. Anyone with this problem please please email me.

I have been Ocwen's customer for about 12 years. The last 11 years things were OK with them meaning I was making my payment for mortgage every month and no problem until 9 months ago. One day I received a call from Ocwen that I have 10 days to make more payments on mortgage otherwise they would report me to credit Bureau. I asked them the reasons for increasing my payments? They said "we decided to forcefully add an insurance coverage on that property to protect our investment." I told them I have already have the insurance on my property as this was the case in last 11 years. Since my property is Townhouse it comes automatically with insurance coverage under HOA which I am paying them every month. The Ocwen said "OK as long as you show us the proof of insurance from HOA."
I did ask my HOA send the proof of insurance to Ocwen which they did, and I called Ocwen two days later to see if they receive the paperwork they said they did, but they said still want me to have additional insurance on my property on the top of what currently I have. So they decided to purchase the most expensive insurance without my permission and forcefully put it on my property. Because of that my payment has gone up $1200 more per year for no reasons. I was very mad at them with nonsense requirements start coming up out of nowhere. Later on they contacted me - they said if I purchase my own insurance they will cancel their expensive insurance which I did. After purchase my own insurance Ocwen acknowledged everything was current and good until two days ago I did receive the letter - not only my current insurance is not acceptable but also now I have to get flood insurance too.
I have mortgage loan with other lenders such as (Suntrust Bank) and (CC Mortgage) on my other properties, and I have no issues with them at all... The Ocwen is the worst and the most horrible mortgage company I have ever dealt with. If you need to contact the customer service you will not find anybody in USA to answer your call, even once. All the calls without any exception route to India and you will get some of the customer service staff with heavy accent to understand and not having enough knowledge to understand with the nature of problem to help you. Ocwen should shame of themselves by outsourcing jobs from USA to India. The Ocwen has no respect for their customers at all. To me this company needs to be boycotted by USA people. I would not recommend this company to anyone at all, that is based on my 12 years' experience with Ocwen.

Just recently became aware that my account has more than 700.00 in late charges. I am not late with my mortgage. Asked the Co. to remove the late charges, they have not. This is important for every Ocwen customer, they hold your payments until the 17th, resulting in 59.00 in late charges. Their rep implied, "it really doesn't matter when you mail the payment, it will always be late!!" I have sent a package of most of the complaints to: CBS, 60 MINUTES, 524 West 57th Street, New York, NY., 10019. WILL EVERYONE SEND A REQUEST FOR 60 MINUTES TO DO A PIECE ON CROOKED OCWEN!

Working with OCWEN MORTGAGE and using this website was like pulling teeth with Q-tips. I received a letter stating I have a choice of my payment going up monthly or sent extra money to my escrow. I can not understand anyone I've talk to. I ask why is my escrow short. After calling over and over and asking for a supervisor I was told the same thing the letter said. My March 2015 to May 2016 escrow was short. My question again was WHY? She said in April 2015 I was mailed a check from my escrow. I ask Why? She said my escrow was way over. My question was if the account was over 11 months ago how can it be short now? WHAT happen? It's not a full year. AND Why would you send a check from 2015-2016 if it was going to make it short. I'm waiting on a return call.

I was a refugee forth IndyMac fall out; I lost my parent company as IndyMac bought my loan. It was a high interest rate loan (7.25%). I had tried unsuccessfully to get an interest buy down many times (about every 5 months for 5 years). I was assigned to Ocwen when IndyMac collapsed. There must be some stigma, as every time you call, are called, or have a "counselor" call, the first and most irritating thing is they will state this is a debt collection company - how quaint - and how downright insulting! I did not asked to be assigned - IndyMac failed - that is not my problem.
This is my problem: 1) The hours of operations are Monday through Friday. No transactions are done on the weekends...unless it is for a "collection" or money that costs one an average of $30. 2) My account information was deleted. My bank was to blame, as they changed the way accounts were submitted. They "allowed" checks and transactions to go through unfettered for 6 months. Then, they started to return payment requests, stating the account "is closed". My Bank was fully at fault, and I spent 2 hours between Ocwen and my Bank last March finally fixing the account problem.
3) My account how has been "blocked" and I must pay by either certified check or "Western Union" (which I suspect they own a large interest in), to pay as my "account is unreliable" and has refused payment. This is less than 3 weeks after the 2 hour ordeal to get everyone on the same page - as well as them taking the payment! 4) Ocwen has REFUSED to accept payment. I must as per listed above, make payment for 6 months through Western Union or via Cashiers Check. BUT - they will continue to add fees/processing/and late charges. They are a joke.

On the 3rd of March 2016, I successfully refinanced my home through Quicken (whom I rate 10 out of 10). On the 23rd of March I received a check from Ocwen for an overpayment on my behalf. On the 31st of April, TransUnion and Eq. report that my Ocwen mortgage is 60 days past due... my credit rating went from 725 to 605. I survived a divorce a few years ago and worked extremely hard to get on track. When I called Ocwen, the associate barely spoke English and told me that I had to fax a copy of the credit report to their research department and wait at least 2 weeks for a response...

Since my loan was bought from this company it has been nothing but a headache. The customer rep are rude, not professional, and do not take the time to investigate or solve problems. There have been times that they would just hang up on me or keep me on hold for a long time, hoping that I would hang up and go away. In March of 2015 I made a payment using their website, and they claimed that they did not receive the money. I had the reference number that showed that I made a payment. Luckily for me I received and opened a letter that was mailed to me a day before it would have been reported 30 days late. I had to make another payment because I did not want to show on my credit report, even though I mailed them proof that I made the payment almost a month early.
On January 28th, 2016 I made an electronic payment from my bank account to Ocwen. On the January 29, I got an email, bank statement, and electronic withdrawal statement that shows it was paid, and that Ocwen received the money. I found out later from my credit report that it has been reported 30 days late, causing my credit to drop 60+ points. I talked to a few customer reps, and basically they told me that it was my fault for being late. I asked to speak to a supervisor, and they told me if they transfer me to the escalation department that they would tell me the same thing, they could not do anything for me and it will be on my credit for seven years.
After talking to three rude escalation managers, I talked to a guy name Karl. He took down my complaint about some of his coworkers that I spoke to, and my complaint about the 30 days being on my credit report. I even emailed my proof that it was paid on time. He stated to me that his records showed that they did not receive the money until February 1, 2016, after the weekend. He told me that he will send this to the accounting department to investigate. He also stated that he would get back to me with an answer on Thursday, March 31, 2016. He did not get back to me with an answer until today April 6th, 2016, stating on my voicemail the investigation was over and that they're not going to remove the 30 days late. I called him less than two minutes later, and it rang twice and straight to voicemail. If you could avoid this company please do. I will continue this fight with the BBB, credit bureau, and letters to this company.

Three years ago I settled a lawsuit with Ocwen and one of the conditions was that they establish an impound account to collect and pay property insurance premiums and taxes. I had never had an impound account before so I assumed that there were systems in place to make sure that the right amount of money was being collected and the proper bills were being paid. You know, just as if I did it myself.
Then, late last summer I received a notice from Ocwen that they were projecting a shortage in my impound account. So I got out my tax bill and my homeowner's premium statement and added them together. My homeowner's annual premium is $608.05. My annual property taxes are $3,333.78. That totals $3,941.83. Divide by 12 and it is obvious that equals $328.49/month. That is all I should be paying.
But Ocwen is and has been billing me $481.96/month for impounds for three years. Twelve times $481.96 equals $5,843.52. Subtract the $3941.83 from $5,843.52 and you get $1901.69. They have been overcharging me almost $2,000 a year, and after months of correspondence, now well into April of the following year, they refuse to acknowledge the poor accounting and missing funds.
Am I really supposed to allow them to get away with this? When I received no response to my initial letter, I wrote them again in December to let them know that I was no longer willing to pay the impound fees and that I would take responsibility for my own insurance and property tax, paying only the principal and interest to them. Why would I go right on sending them money that they refuse to account for?
Thus far, I have received 16 letters from them and two from their lawyers foreclosure mill specialists, Houser and Allison. Six of the letters are from Shanna ** in the office of the Ombudsman. The only one that is signed is the one denying my request to terminate the impound account based on the entirely false and unsubstantiated accusation that the property isn't owner occupied. For the record, it is and has been since 1981. The other letters from Ms. ** unavoidably create the impression that they are attempts to make it appear as though they are complying with the timelines required by the CFPB since all promise to look into the issue and then further extend the date.
They aren't looking into anything, just moving the date without responding to my questions and concerns. They have also assigned different case numbers to make it appear as though it is a new complaint when, in fact, it is the same complaint which they are attempting to avoid. Still no response to the overcharges or the missing money, let alone an apology for being unable to do the thing they are being paid to do, collect and distribute the right amount of money to the correct parties and return all overages to the borrower.
Are they sloppy and incompetent or criminals? Since they themselves make no claim of error the answer is obvious, Ocwen Loan Servicing is a serial fraud in progress. The agreements Ocwen accepted as part of the major settlement require that cases like mine be handled promptly, and they are not in compliance with several of the provisions of the settlement. Servicer shall adopt enhanced billing dispute procedures, including for disputes regarding fees. These procedures will include:
Establishing readily available methods for customers to lodge complaints and pose questions, such as by providing toll-free numbers and accepting disputes by email; Fact: They deny, delay and stonewall. Assessing and ensuring adequate and competent staff to answer and respond to consumer disputes promptly; Fact: If they were competent, this would be resolved. It is apparent from some of the unintelligible responses that the anonymous writer is not fluid in English.Example: From their letter to me dated December 16, 2015. The waiver request is not in written request. (sic) But if the request wasn't in writing, what are they responding to?
Establishing a process for dispute escalation; Fact: My case is being escalated toward foreclosure. Ocwen has been cashing my checks but not applying the funds to principal and interest. Instead they skim off their vigorish of $481.96 a month and bank the rest of the money pending the resolution of the dispute. Tracking the resolution of complaints; Fact: They couldn't track a slow moving freight train since every correspondence receives a new number; it appears to the CFPB to be a brand new complaint. Servicer shall take appropriate action to promptly remediate any inaccuracies in borrower's account information, including:
Correcting the account information; Fact: The only thing they do promptly is foreclose. Since they collected the money and paid the bills, why can't they account for the missing funds? Because they want to keep the money. Providing cash refunds or account credits; Fact: Their stock has plummeted and as a non-bank servicer they don't have easy access to cash. Their business plan is to keep it as long as possible to improve the balance sheet.
Correcting inaccurate reports to consumer credit reporting agencies. Fact: It took over two and a half years to report my payments to credit agencies and only because I complained to the agencies that my payments weren't being reported. Nothing has changed. Where are the Attorneys General who brokered the settlement? Where are the promised consumer protections? If you do not put people in jail for criminal fraud, they will keep right on seeing the occasional fine as just a cost of doing business.
Servicers use the impound accounts to manufacture defaults. They know that most people won't put up with a lack of response and keep on overpaying for taxes and insurance. In my case they have been getting away with it for nearly three years. Not a bad business plan since many people will never fight back out of fear of losing their homes. It is simply a form of extortion to threaten to take someone's home unless they are willing to let the servicer overcharge and keep the money. The few that begin to withhold those excessive payments are stonewalled and fast-tracked toward foreclosure.
As of April 5, 2016, there has been no response to the central question of what happened to all of that money, although I did receive notice from Ocwen that my loan is now delinquent and heading toward foreclosure. I have the money to make up the difference, but the question is should I just let them continue to overbill me and not respond to my inquiries in order to avoid the threat of foreclosure? No accountability, no refund of overpayments?
Ocwen continues to knowingly, willfully, and with malice of forethought routinely engage in the conduct for which it was originally fined? I didn't want this fight. I'm tired of the stress. I figured a letter or two would sort it out and the whole thing would be over but they have been completely unresponsive. I do not see where I have any choice but to sue them again. They brought this on themselves.

8 years ago my husband became unemployed. We applied with our lender for help and got on an interest only mortgage program for 5 years with an adjustable rate after that. Our payment was $500 a month. Great! Then the loan was sold to Ocwen. 5 years went by with no problems until 2 months before the 5 year plan was up. That's when we got a notice that our new mortgage was at 8% and the payment would go up to $1000 a month. I called Ocwen before we were ever late and requested a refinance to a fixed rate. They said they couldn't help until we missed a payment, so we did.
They then said that they could only do a modification, so we started the process, but we were never allowed to make a payment through the entire process. They never called us back. They would send us documentation to deal with that, had one date on it, but was post marked 30 days later because they don't know how to mail things. Then they would tell us that the process would have to start over because the documentation they needed sent back to them didn't reach them within 30 days. It took 11 months to get the modification. In the meantime we racked up $11,000 in late payments.
So a house that we owed $120,000 on now has a mortgage of $131, 000. The worst part is that the new loan in for only 21 years with a $90,000 balloon payment due at the end. Lastly, they didn't pay our insurance on time. Our insurance lapsed for 6 months. Once they paid it, we were reinstated, but our payments for insurance went from $1200 a year to $2400 a year. We are on the hook for that too. This company is the worst. Get far, far away from them as soon as you can.

Ocwen... I am still making my inflated monthly payments on time but need to acquire a better interest rate. Me... Yay, I have now a more affordable rate so I can now continue my online payments and maybe able to add a little extra each month in return. Thanks Ocwen! Ocwen... "Sorry, although you have been current on your online payments, you neglected to pay the 'trial' first payment on time which was reflected in your recent billing statement that was sent to you in the form of a billing statement that was mailed to you" at my PO box, even though you have always relied on paying my monthly bill online which reflected the now new and improved monthly billing statement.
Up until now, I have never received correspondence from Ocwen thru US mail, and was looking forward to continuing making my new and improved payments to Ocwen online. Now I learn that I will need to reapply and will have to wait 10 days to reach my so called loan counselor to tell me that I will continue to be screwed by Ocwen. Venting! Thanks for listening.

In July of 2013 I lost my job and was going through a divorce. I contacted Ocwen to sell my home as a potential short sale. The home was listed. I had multiple offers and one by one the offers dropped out because Ocwen would not work with the buyers. One buyer hung on for over a year and Ocwen foreclosed on the property stating it did not meet their requirements. The house was sold at auction and we were evicted. Ocwen would not communicate with me or my ex-husband nor would they communicate with our realtor on the short sale or the foreclosure proceedings. This company has horrible business practices.

We have been having problems with this company that was supposed to help people with their mortgage payments due to hardships, etc. We applied for help and they gave us PHH Mortgage services. They not only made our situation worse, but they're a nightmare trying to prove them wrong. We have had to come up with extra payments, our payments were raised to 724.00 for a year to pay all the late fees they said we had incurred. The final blow was in Oct. 14, 2014 we paid over 2000 more than they said we were still behind. Plus we made our regular payment of 624.66 a few days before this new amount they said we still owed. We were all caught up and were 2 payments ahead according to our bank statement. I had to fax them because they insisted we didn't make that payment. Plus another extra payment we made in Nov. of 2013.
After numerous calls and headaches to show them we faxed numerous bank statements to prove we were paid ahead, then in 2014 my husband had a retinal detachment and was flown out of town and we had to travel 240 round trip. We applied for a car loan from our bank and they refused our loan because PHH had our home in foreclosure!!! What? More calls were made to PHH and we asked them why was our house was in foreclosure? We can never talk to the same person twice.
To make a long story short, the final outcome with us being 1 payment ahead instead of the 2, we were told that way back when they took over our account in 2012, we never made the 1st payment to them. That the other mortgage company received it. But why didn't they bring this up when we paid the 2000 dollars in 2013? This company always finds ways for us to owe them money. I bet if they owed us like they do, we never win. MY husband is legally blind and I have lupus and have had to take over paying our bills, which I can't do very well, emotionally and physically. Today we got a letter that our house is going into foreclosure for 1 payment we were late, which we proved we were ahead, but talking to them is like talking to a wall. What can we do legally to protect ourselves from this company from hell!!! We live on a fixed income and with both our disabilities, I don't know what to do... somebody help us!!!

Ocwen assumed our mortgage about 4 years ago. We have lived in our home for 8 years. We always pay about $200 more than our mortgage payment each month and they are always late paying our taxes every year anyway. My husband made an error on the date he selected for payment when paying online through our bank. We thought the payment was made, but then received a "friendly reminder" that our payment was late. That was on the 20th. We called the bank that same day and were told that their relationship with Ocwen had changed and that Ocwen would no longer accept electronic payments so they would have to write them a physical check, which would take longer - still well within the same month.
This was done and Ocwen was called to explain what was happening. The day after we called them they sent a registered letter stating "pre-foreclosure notice" that I had to sign for. The next day we received another letter (still not up to 30 days past due). The bank shows that the check was received by Ocwen on the 25th (still not 30 days past due), but they have not cashed it yet! I went online to look at foreclosure laws and it states that you have to have at least missed one payment and more likely 2. We haven't missed any and are scheduled for another to come out on the 4th. We are looking into refinancing with a reputable lender. Just want to caution anyone who may have been assumed by this company. Find a new lender as soon as you can.

They contacted us and said they could reduce our interest rate. As we are seniors any reduction is welcome. We filled out all the paperwork and they said we would have to use an escrow account. OK we don't mind that as it only determines where the check is sent. We closed in December with 2 different lawyers showing up at different times claiming they were the closing attorney. After they argued as to who had the closing we finally closed with lawyer #2. We were told we had no payments for January or February but that didn't stop them from taking out a payment from our bank. We called to get a refund and got the runaround for weeks. Long story short it took 3 months to get the refund.
Today I got a notice from my homeowner insurance company that our insurance was cancelled. PHH had not made the insurance payment out of escrow. So far 4 hours on the phone still has not resolved it. I paid the insurance company $829.00 to reinstate the insurance and now will have to fight PHH to get my money back. Standard response 1. "We will call you back." 2. No call. 3. Recall them. 4. The first person you talked to is no longer there. 5. Go to step 1. These folks are the least professional folks I have ever dealt with. We began several years ago trying to obtain a loan modification through PHH Mortgage. To say it's been a nightmare experience would be a huge understatement. This is a very lengthy story so will only enter a few details. They processed no paperwork correctly, said they were sending paperwork when they never did. Then had times when they called us and told us to stop sending paperwork because they had mountains of it and needed nothing else from us. They have tried to foreclose with NO notice to us. Then other times stated they were waiting for paperwork and would process it then didn't. They have not logged any of our payments to our account over the last two years stating we were in a modification but have no explanation as to where our money is.
They have returned payments to us. Then turned around and tried to foreclose saying we didn't pay. They have called us names over the phone and harassed us repeatedly. PHH legal department called and made an offer by phone of $723 and a reduction in principal. We agreed but they never sent any paperwork as promised then said months later they didn't offer that. The last escapade they pulled was they put us in a forbearance plan and the plan stated they would send paperwork 60 days before it was over to reapply. No paperwork ever arrived and we are not allowed to make a payment since we are in the limbo phase.
We hired an attorney to file the paperwork and work out a modification and today we received another intent to foreclose from their attorneys and they have tacked on another $20,000 to our principal. This adds up to an extra $50,000 they have added over the last 9 months and no credit given to the payments we sent to them. This game they are playing has to end!!! We are an older couple and they are stealing from us.

It's been nothing but chaos ever since then. I have had the same issues with them regarding the paperwork. I submitted it after daily work on their documents, and after a month and a half of constant phone calls and nonsense, I was told that I was denied (when told I would be approved at the beginning) and that I was never even considered for their "deal." I paid ahead a month, they misapplied the payment. I had them fix it, it was supposed to take 60 days to process. I was never notified if the issue was fixed. I found out that instead of being a month ahead, I am a month behind.
This is absolutely the worst mortgage company out there, and I will be wanting to hear about anyone who is pursuing legal action against this company for their atrocious treatment of their customers and the inconsistent promises that I would be caught up and then that I am now a month behind and that the payment was already applied. My wife and I made a payment online for which I received a receipt in my e-mail. My PHH online account still says that we never paid the payment.

3 years ago we faced a medical emergency that put my husband out of work. The first call I made was to Ocwen because I knew I couldn't pay the entire mortgage on my salary alone. I explained our situation and requested help. I was told that since we weren't delinquent with our loan, they couldn't assist us. Long story short, we tried and tried to make it work but ended up losing our home. Ocwen told us that we qualified for the "Cash for Keys" program, a government assistance program that provided money to help us with moving expenses. I repeatedly asked if we'd have to pay taxes on that money and was told that since it was government assistance, we didn't have to worry about it. The Cash for Keys check came with NO paperwork - nothing that told us we needed to put money away for taxes.
Now, it's tax time and we got a 1099 from the company, (not Ocwen), that issued the Cash for Keys check and the money is marked as "Misc income". We contacted an accountant who confirmed that since the Cash for Keys money is labeled that way on the 1099, we will be taxed on it. Ocwen claims "Helping homeowners is what we do" yet this is creating another financial mess for us when we asked upfront for information about the tax implications.

I purchased my home in August of 2015, through Victorian Finance in Houston, TX. Of course like every other finance company they immediately sold the loan unfortunately to Ocwen Loan Servicing. There was an escrow account set up when I closed. On 12/9/15 I sent them a copy of the property tax bill. The amount changed on their website, so I know they received my fax. Around the last week of February I starting receiving junk mail offering to help with my delinquent property taxes. THEY failed to pay my taxes!! I have spent at least 3 hours on the phone with them, sent 4 very ticked off emails to their tax department! They finally paid my taxes 03/10/16. I am terrified of what will come next. MY BIGGEST question is how does the government allow this horrible company to buy new loans when they are constantly under investigation for faulty loan practices. Also, how can finance companies justify selling loans to the likes of this company???

They contacted my bank (SunTrust) in the state of Georgia. Requested the bank stop sending my mortgage payments electronically & start sending a paper check through US mail. I contacted as I Noticed my account had not been credited for the mortgage. SunTrust stated there was no reason given, but they had several complaints regarding this same issue. Check was issued to them by the 7th, but Ocwen has not posted to their account. This is the 2nd time they are late posting & attempting to assess a late fee + additional made up fees.
GMAC filed bankruptcy & somehow Ocwen bought the account almost 8 years just like they did with other clients who have similar issues with them & worse. I have always paid through my bank well before time. They are going for blood from everybody. Obviously, they will do anything to try to get extra money fees. With all the over 10000 horrible reviews I have read, Ocwen has ruined a lot of lives. It takes several hrs to get someone on the phone & they tell you they will not accept an email. I am appalled Owen has not been put out of business, soon rather than later. A class action suit is definitely warranted.

We tried to modify our 8.4% interest rate with this company. They actually told me that because my husband and I make a good living we can afford the payments so there is no need to adjust the rate. I have asked questions, asked for help and all I have gotten in return was a runaround. Today I asked what my pay off rate would be and what I could expect for a balloon payment and "They can't determine that right now". When I asked another questions I heard an "OH MY GOSH" on line and asked if I was bothering her to do her job. I don't understand how this company is able to operate and treat clients like this. We have not had a late payment nor have we missed a payment. I know it was our fault for purchasing a home at the wrong time and trying to live the American Dream, but I believe a company should at least VALUE the relationship they have with you and try to make things a little better for their clients.

If there was a way to give negative stars, believe me I would (and I don't review companies on a regular basis). Our mortgage was recently purchased by PHH Mortgage. Our normal payment is about $1,700 per month. We set up direct deposit last month giving PHH permission to take out that amount each month for our mortgage payment. This morning they withdrew $3,796.61 without our permission. We spoke to their "customer service" and they couldn't figure out why they would take out this amount. Luckily for us, our bank (Chase) has since disputed the amount and refunded our account. There are a few issues: 1. The scariest being, they were not authorized to take that amount out of our checking account. This is fraud and what I would consider illegal practice. There is no reason this should ever happen.
2. The fact no one can answer us as to why this was taken out. The only thing we can think of is, they billed us for our whole Escrow amount on top of our mortgage. They have only owned our mortgage since the end of January and our escrow account has always been up to date. 3. The lack of good customer support. We've been transferred 4 times and they admitted it was their issue and they would need to refund us. The then asked if they could just apply that overage to our next month mortgage payment. Their solution was to do what is easier for them. When we said no way they told us the turn around time to get someone to look at it would be next Wednesday - 6 days from today. Plus that's to look at the problem, not refund us. This isn't 200 dollars we're talking about, it's over 2k.
4. Lastly, their best solution was for us to handle it with the bank and have us dispute the charge. Luckily Chase is great to work with, but that's an unacceptable answer. We also, per Chase's recommendation, have to close our checking account and start a new one since they could still have that information even though we canceled direct deposit. We are refinancing just to get away from this company. Even two months with them is way too long.

I bought my house October of 2007 through GMAC. Six years later they sold my mortgage to OCWEN. I always paid on time and never had a problem until my husband’s job was transferred from Virginia Beach (where our house was) to New York. We had no choice but to rent out our house in VA and move to NY. During the move money got tight and we were having a hard time getting the money together. Before I ever became late on payment I called Ocwen to ask them if I could get a loan modification and they told me I could not because it was their policy to not give out modifications on rental properties. I was a little upset because it's not like this was just a vacation home. This was my home that I had to leave in order for my husband to keep his job. I ended up falling past due by three months and when I called them to make a partial payment of six thousand dollars to try and catch up.
They refused to take my money because it wasn't the full amount and told me that they were putting my home into foreclosure for non-payment. Twenty days later they had my house scheduled to be auctioned off at the Virginia Beach court house. I was forced to file an emergency bankruptcy in order to keep my house. They tacked on $18,000 in lawyer fees that they accrued from hiring a lawyer to send me a bunch of foreclosure paperwork. I went from having stellar credit to having horrible credit overnight just because they wouldn't allow me to catch up after only being late three months. I saved my house by filing bankruptcy. Thank God but the down side to this was not only my bad credit but now I have to pay $730.00 every month to the bankruptcy court for three years and my regular mortgage payment on top of that. I ended up in a bigger financial predicament than I had started out with.
Ocwen is a downright horrible company and I caution anyone who has a loan with them please be careful because you could wake up one day and realize you have lost everything you worked so hard for. Ocwen is a corrupt company and all they care about is money. I have less than one more year on this bankruptcy and after that I will do everything in my power to refinance my mortgage with another company.

Note, my escrow account was optional.
Since I did this 2 months ago, I've been on the phone countless times. Each time the person has no idea of the history of my problem (they obviously don't leave notes on the account). They consistently don't listen to or understand my situation. I finally got on the phone with someone who did and said they would start the process to refund my overages, and that it would take 2 weeks. Great. I call back 2.5 weeks later to check, the guy says it will be done Monday. OK fine. I call back in another week and this person says nothing at all had been done but that she would start the process again. Seriously?
In the meantime I also tried to completely cancel my escrow account, and received a snail mail letter 3 weeks later saying it had been denied because my OPTIONAL escrow account hadn't been around for a year. Because that makes total sense. In addition to the phone calls, I've emailed the situation a few times. I have had nothing but issues with them since I started the mortgage. If you have an extra charge on your account so you add it to the next payment, it applies to principal not the charge and you continue to get nasty calls/letters that you haven't paid their extra fee. They mandated escrowing taxes and insurance claiming it was mandatory because it was a rental home, which I did not want to do and have never done before. So when January's payment came due I changed the payment to their "new payment amount" but because it's an auto pay and I have never had escrow before I missed the one time higher payment in January. When they sent me a notice I sent them a check for the additional amount but they sent the check back to me weeks later saying it wasn't for the full payment...
I had already paid January regular payment and only owed the extra escrow "clean up". I tried sending them the extra as a transfer from my checking account as that's how I send the normal auto-pay, that that was returned electronically. I finally had to stop my auto pay for a month to send them the month payment AND the extra escrow balance together for them to stop sending my money back. Then with all the sending money back to me they reported me 30 days late on my payment to the credit agencies and refuse to remove it... An entire year now I have had a late payment showing, lowering my credit score, because they refuse to remove it or acknowledge it was due to them refusing to accept the additional payment for the escrow balance. They have horrible customer service and I would never recommend them to anyone! If you have a choice in banks, stay away from PHH!

I bought my home in May of 1999. The loan was sold to GMAC not long after we moved into the house. In 2010 my wife decided she was leaving and left me with all the bills to pay. It was a struggle but I was just getting by. My loan was sold to OCWEN loan services. Again I was struggling paying my bills and most months they were late. One day I received a call from OCWEN saying that due to the increase in insurance and taxes, that my payment was going from just under 1100.00 a month to just under 1600.00 a month. When they informed of the increase I had to make some very hard decision and quit paying some medical bills and credit cards to save my home. In 2013 due to military budget cuts I was laid off from my military contract job of 27 years, and went from making about 60,000.00 a year to making about 23,000.00 dollars a year.
So the Home Safe Georgia program started making my house payment until I got a better paying job. When the state of Georgia started making the payment, they lowered the payment back to just under 1100.00 a month. Once I got a new job making close to the same yearly income that I was before I was laid off from I contracting job, l contacted the state of Georgia and let them know about the new job. And when I contacted OCWEN and let them know I was back on my feet and would be making the payments again, the guy said "do you want me to tell you what your new monthly payment is going to be" of course I said "yes", and he said it was going to be just under 1600.00 a month.
When I asked an OCWEN representative why the payment dropped while the state of Georgia was making the payment and when I started making the payment it went back up to just under 1600.00 a month, and that I thought they were trying to take my home from me she said, "I am going to transfer you to another division of OCWEN and they are get you into the HARP program." I really hope this doesn't get her fired but the lady that was handling my HARP loan said I was being way overcharged for my escrow and was going to get a big refund when the HARP loan went through. Well after being turned down for the HARP program and many attempts for a loan modifications over the years, OCWEN foreclosed on my home and sold it at auction January 5 2016.
Bottom line is I borrowed 103,000.00, paid back over 300,000.00. When I went online and saw it had been sold, the first two websites valued it at 251,000.00. I only owed them about 70,000.00 and don't know how much it sold for but they made a ton of money. Please do yourself a favor and stay as far away from OCWEN LOAN SERVICES as possible.

We either paid way too much each year, then were sent a refund check, or we were dinged for more money. Why this was so hard for them is beyond me. I had to call about this over and over again, argued the truth and facts with them until I was blue in the face, and would finally reach someone who spoke English and understood what I was saying, and would fix the problem.
Fast forward 9 years, the HARP loans were available. I checked with a lot of loan companies trying to refinance, but our home is a manufactured home and most loan companies won't write loans on them (not sure why. Our home is permanently set on a crawl space, we've had a room built on to it, remodeled the entire inside, etc). At any rate, PHH offered us refinancing at a much better rate. We said great however the refinancing was a nightmare of them asking for more and more info, sometimes the same info over and over again. It was like the right hand didn't know what the left hand was doing.
After 4 months or so, they finally finalized the refi. By the way, we never missed a payment with them nor made a late payment. Now, one year later, suddenly someone in their organization apparently made a computer error, applying both Dec. and Jan. payments to our December payment, as in, they applied two payments to the same month. We have been bombarded with phone calls from foreign reps trying to get us to make a payment over the phone, saying we are late on our payment. When we've told them we aren't behind, we get nowhere. I have emailed, I have called, I have been given the runaround.
Today we received a "default" letter from them. I called the number given, ended up with a foreign rep I could not understand, asked for an American, he gave me a number to call. I did, an American told me she couldn't help me, she would transfer me to the right department. I said "WAIT... will this be an American?" I have a very difficult time understanding foreign people and the connection is never good. She said she couldn't promise anything. I said "I was just told to call you from a foreign rep." She said she can't control who I'd end up with.
The person I got was from Pakistan. I told her I would like to speak to an American. She transferred me to someone who had an obvious accent, but I could understand her, although the connection was terrible. I explained the same thing I had explained over and over again, and finally, she got it. She looked at our records and said "oh, I see exactly what you're saying. Someone has made a mistake." She put me on hold for quite some time and then came back to tell me she had put in the request to correct the error, and that "hopefully" it would be taken care of in 7 days, but they do have a large backlog, so it could take up to 60 days!
I told her "that's ridiculous, by then we'll have how many more nasty letter, calls from people trying to get us to pay a payment over the phone, and will we end up being sent to the credit bureau because of their mistake or charged late fees?" She told me IF that happens, they'll be sure to correct those problems. Gosh, so far I have nothing but the utmost trust in this company to do the right thing. NOT... On top of all that, they wanted more money because they say our escrow was short. These people are ridiculous. Our winter taxes are always higher than our summer taxes. They take the taxes and divide them by 12, then when the spring taxes come around, there's too much money in our escrow so they send us a refund check.
Then by time the winter taxes roll around, there's a shortage because they don't have enough sense to keep the money in escrow for the entire year of taxes. I absolutely hate having an escrow account. I'm 61 and perfectly capable of paying my own taxes when they are due. The only reason this company insists on escrow accounts is because they can use our money for free all year long. As someone else mentioned, it also does no good to send extra money towards your principal. They will not apply it, nor do they stick it in escrow. They just send it back in the summer.
This is an impossible company to deal with, primarily because the only people you can get ahold of are foreign reps who can only tell you what the computer is showing them. Try to get anything straightened out with them... it won't happen. But when you call about financing or a refi, amazingly, you will get very intelligent, articulate Americans giving you a great deal. Once you agree, you will be dealing with people you won't be able to understand and who will run you around in circles until you are so frustrated you'll be seeing red.

September 2015 I called the Ocwen to give my new bank account information and the rep stole an authorized payment the same day and my mortgage payment was not due. It was brought to my attention when my other creditors were calling and advised me that their payments were returned. I called Ocwen. At first they wanted to send to research for about a week. I said "No, you will refund me asap." I had to go all the way up to management and ask to speak with the United States (CA) office. Finally it was reversed, but because of the downfall of my other creditors, bank fees, etc I was delinquent paying Ocwen. They said "Do not make the payment, send in loan mod package or I could send $1500 to reinstate the loan." I went out, got a payday loan and called back later that week and the rep said my status had changed that quick and now it was double that!!
I took the loan back and it's been six months now that I have sent all paperwork multiple times, fax, email, mail. One rep said it was being expedited before the papers expire, another rep said it was denied, others said "Start allll over". The relationship managers are a joke, they say exactly what the first rep said and run time up so you owe so much you can't get caught up, and mishandled pertinent documents with your private info. Where does the info go? A date on paper is not going to change my situation. It's the same time, money, effort and energy as last week when I faxed it, emailed it or mailed it. There is no method to their madness. Why haven't they been stopped? Why hasn't a class action lawsuit been filed? All these homeowners across the world cannot possibly make this up. I have been in this merry-go-round and it's no fun.

I had damages to my home, the insurance company sent me a check. PHH would not release my check to me so I could repair my home. My roof continued to leak. I explained this to Kim in the resolution department that I needed these funds so repairs could be made. She said that the checks were not written by PHH and it would take 5 to 7 days for a check to even be issued to me. I have never seen a company that really did not care if a person's home had been damaged. This is by far the worst company I have ever dealt with in my life. They repeatedly add flood insurance to my policy and charge exorbitant rates despite the fact that I currently, and always have had, flood insurance through Meade Insurance Agency Inc 386-328-8627. Meade agents repeatedly call Ocwen on my behalf; repeatedly send proof of flood insurance. And it is conveniently "lost" or "never received" by Ocwen who tacks on fees and costs. I repeatedly go through customer service to get this sorted out and the fraudulent charges refunded, but it's never a friendly or honest process. They have proof of ongoing flood insurance, which has never lapsed, yet they still make harassing phone calls daily demanding additional payment for flood insurance.
I recently changed banks and made my November payment by check. Ocwen collections have been making harassing phone calls to me repeatedly, despite the fact that my bank has sent copy of the cashed check to them. For years my wife, Iris, and I have called Ocwen repeatedly. Our agents at Meade Insurance have bent over backwards to provide proof of ongoing flood coverage. Yet Ocwen bills us, debits my bank account without authorization and threatens foreclosure for unpaid insurance premiums despite me having made mortgage payments. Two months ago my wife and I received an offer from a company called Freedom Mortgage. The offer stated that, we can lower our interest on our fix loan by refinancing which in turn will lower our monthly payments. At this time, we have our loan with Ocwen for over three years, never been late once, and payments made at least ten days in advance. During the coast of investigating Freedom Mortgage (make sure they were legit), we found out they were actually associated with Ocwen. My wife thought things was a little fishy but I ignored her. So we closed with Freedom. That was about two months ago. Since then, we heard nothing from Freedom in spite of the many, many calls I made both to Freedom and Ocwen. No one seem to know anything concerning the loan. Finally, someone said they were working on the paperwork and not to worry there will not be a late charge.
My wife checked the Ocwen account online and found the loan was no longer there, and could not find it on Freedom Mortgage. Then we received a check from Ocwen for thirty five dollars. Called Ocwen again, and was told they no longer have the loan. Last Saturday we received our first communication since the closing, stating the loan was sold to - guess who?- Ocwen Loan Servicing and payment are to be made to them. In addition, we were late on our November payment. Plus, all the money in the escrow was gone, so we had a escrow balance. And, we also paid $250.00 at the closing. I know something isn't right. Any help will be greatly appreciated. We are thinking of filing a complaint with the Attorney General and the Better Business Bureau.

Our bank charged off in 2009. When a bank does this the federal government compensates them with tax benefits & more, a little known public fact. Three years later, Ocwen comes along trying to collect from a disabled Vietnam veteran in a wheelchair by harassing letters, sending people to the address for pics (who got caught by a relative a shewed from the property because he had the poor timing of showing up when the police were coming already for a yard theft complaint).
After a while of this & more improper behavior (as it is illegal to collect this way in MI) a relative threatened them with a lawyer & called their bluff with the info of the known charge off & the excessive time elapsed which then puts us past the statute of limitations. Anyhow, they quietly fell off the planet! Investigating later, I found they are a scam who counts on the ignorance of general public people to pay them money they have no rights to! DON'T PAY THESE PEOPLE!!!
If you really have a legit mortgage, get a new company immediately by refinancing or any means!!! Don't lose your house but make sure you take measures to get proof of their rights to your property & money! And if they are trying to scam you too, report them to the federal consumers protection agency! If they are reported enough, the law will have evidence to go after them, because as of now, they're operating under the radar -- that's why they have call centers in other countries. In one complaint I read on here transferred the call to an ex employee, who I suspect quit because of ethics once she found out what was being done to people! We didn't choose Ocwen, they just happen to be the company our mortgage was sold this time. Since we purchased our home in 1993 the loan has been bought and sold 5 times. Ocwen being the last and by far the worst!
We married when we were just teenagers. We had our 3 children by the time we were 19 and 21. The point I'm trying to make is we both worked multiple jobs and put each other through college, first him. Once he landed a great job with Motorola it was my turn. I got my BA in business and also spent 2 years in school learning to be a paramedic. We were so excited when we were finally able to buy our first home! We bought this house in 1993. Raised our children here and have stayed because we love it that much. We paid 39,500.00 for this house with fixed interest rate and an escrow account on a 30 year note. Since Ocwen bought our loan the principal balance has changed from the few thousand we owed on the last 7 years of our loan to now over 70,000.00!!! That's almost double what we bought the house for in 1993.
We had to try and get a loan modification, Ocwen modified our loan alright! We are now back to a 30 year loan with a mortgage of 72 grand. How can they get away with this and where are all the government watch dogs when we really need them? I'm no longer able to work due to a horrific car accident that left me physically impaired. Our payment is 3 times what it used to be and we are barely making ends meet. We lost our son tragically and we are raising our granddaughter. We so desperately need help to make Ocwen change our balance to what it was before they took over our note.
Our house should be paid off in 7 years not 30! We may not even live 30 more years! We are going to lose everything and be homeless unless one of the many govt agencies steps in and takes proper action against this wicked mortgage loan servicer named Ocwen is made to do the right thing! Heck, they don't even own the mortgages, they are merely the servicer for the actual lien holders of our homes! Ocwen told me if I put my house on the market they would hold off on the foreclosure, so I put my house on the market in August 2015. Not being able to find anything to move into with my dogs, I decided to keep my home and am in the middle of refinancing it now. On October 6, 2015 I requested a payoff from Ocwen.
On October 13, 2015 I received my payoff. Immediately after I requested the payoff amount, Ocwen went forward with filing the foreclosure. I have received ZERO communication from Ocwen. I noticed on Ocwen's website under the Taxes/Insurance tab there is an entry for Assurant Jr Lien Blanket Policy. I NEVER authorized this nor did I sign new loan documents since my modification was denied. They have fraudulently added a balloon policy to my account.

They took over my mortgage and I ended up losing my home. I still have the file and it is so thick with requests for more information, denials for a loan modification and on and on and on. I received a letter from them regarding misdated letters from them the other day, which lead me to open up the file. The letters and responses from them along with my notes from the gazillion times I talked to them were so depressing. They create confusion, nobody really knows what they are talking about there. I don't understand why the government lets them operate like this! They have screwed many many people over the years. I was amazed to read everyone's complaints that they are still doing this SAME EXACT things to people that they did to me in 2012 and 2013...

I had started the process 4/14 and had to jump through all their hoops, resubmitting several documents repeatedly. Yes, it was very frustrating and time consuming but I made it through and was most excited to have my loan payments go from 1,710.00 per month with escrow to 954.00 with escrow. I made my trial payments on time and in full and then they sent me the permanent papers to fill out and return which I did. Then it started again with missing documents and repeated resubmissions of documents until in July everything was in and approved.
I have diligently made sure my payment was received and posted correctly and even had to overnight or make Western Union payments and stop payment on checks they said were never received. I called my relationship manager this morning (my 3rd one since July) and she told me I was finalized yesterday. THANK GOODNESS!! 19 months from start to finish but I got there. Three weeks later we received a letter from Western Union to pick up our $1000 for it was returned undesirable as partial payment. Then the big surprise occurred in August 2015. The loan was frozen because the company Owen stated they had payments missing. From January to July 2015. This was news to us. Where do I start? They have had my mortgage since August 2011. I've been making extra payments every month since then trying to knock the life of my mortgage down. The last two years I received an escrow statement indicating a shortage... How is that possible when I overpay every year?? Well, come to find out I'M NOT ALLOWED TO MAKE EXTRA PAYMENTS TOWARDS MY PRINCIPAL! They said I signed a paper at my closing stating that I would not make extra payments towards my principal. So when I asked where all the extra money I paid went they said "it's being held in a suspense account".... accruing NO interest and obviously not shortening the life of my mortgage by any means.
When I told them to apply those "suspense funds" to my next payments while I refinance with another bank and to send me a full history report of every payment I ever made so I can see how my payments were applied they told me it would take 35 days to do that... 2 weeks later I called to see my October payment was applied with my "suspense funds" like I asked and was told "I don't see a request made for that." Thank God I didn't leave it up to them to make the mortgage payment with my suspense funds or I'd have a collection agency breathing down my neck now... so I paid it myself.
When I asked where they put the extra $72 I paid with my Oct mortgage payment to cover the 2014 escrow shortage they said "I put the extra towards your principal". I THOUGHT I COULDN'T DO THAT!!!??? When I asked where the history report I ordered was and how much longer I was going to have to wait for it so I could sort through every payment I ever made and see where the extra money went they said "We don't see that a request for said report was ever made". I flipped. And all of the sudden they are able to fax it to me! NOW I don't have to wait 35 days for the report as previously stated! Please, if you're still reading this DO NOT USE PHH! So because they did not do this we could of had about $25000 in equity. So I called them and told them they were in violation of our loan mod agreement. So I told them that we want the $31000 removed from our payoff amount because this is money that they added with no justification. They said it was for payments in arrears but this is a lie. Now overnight they rose our interest from 3% to a illegal 7.25% overnight. This took our payment from $1719 to $4072.

For that reason, I had to fill out a pile of papers and the contractor also and mail them back to them with the check from the insurance with my signature on it. There was also an option to send them an additional check so the money could be sent back to me next day which I did. The deal is they will release a 1/3 of the money upfront then after 35% is completed, I have to call for an inspection and they will ship out the second third of the check. Once the project has reached 90% of completion the rest I have to call for another inspection and the rest of the money will be released.
This is now going on 3 WEEKS now and we have not received one penny from them. The answer I keep getting is this is the process they have to go through. We have been fighting to save our home for the last 5 years. We stupidly agreed to a refinance with Option One to be able to put a sunroom and deck on our house. The agreement was a 2 year fixed rate, then an ARM, as "the rates will surely go down". Well, they didn't. They went UP and UP. So for 3 years we were paying 2700.00 per month and 103.00 was going towards principal. Then the economy crashed, and my husband was laid off. So we got scammed into paying 2500 for a loan mod. By then our loan had been sold to AHMSI. They approved us for a sweet deal, we made our 3 trial payments, then we got a letter saying that because they hadn't received tax forms that we sent in 4 times, they couldn't approve us for the mod. So they tried to foreclose.
I called HUD. They got on the phone with AHMSI, and they did an "internal" mod, whereby they tacked on all missed payments, late charges etc., and we had no choice other than to accept or be homeless. So we made our three payments, then, when I called to make a payment they refused it, saying we were in "pre-foreclosure". Really? So we waited every day for 2 years for the court papers. They finally arrived July 2014, at which time we were advised that OCWEN was now our servicer. What happened to AHMSI? So, now, a year later, their attorney tried to make us sign a consent judgment for twice what our home is worth, and even though we submitted and were approved for a "shared appreciation modification", their lawyer is still insisting that we have to sign this consent judgment, while our "relationship manager" states that all proceedings are on hold and we do not have to sign. WTH?
Anyway, I've been writing down everything our RM says, while having him on speaker phone with a witness, we got our signed mod packet notarized, sent with signature required, as well as the cashier's check for the "down payment" so we'll see how it goes. No one seems to be able to answer my question as to where our "down payment" and "trial payment" is going to be applied, since the loan won't be modified till after they are paid.

I was granted a permanent loan modification in May 2014. I was advised that an escrow adjustment will be mailed out to me by OCWEN after a year. It was a big surprise that OCWEN is increasing my escrow payment by $1,117.28, in addition to the $992.05 escrow payment that I have already been paying, due to non-collection of escrow cushion after approval in May 2014, that OCWEN did not initially disclose and collect. This is going to cause another financial hardship. My payments will go from roughly $2,600 to $3,617.66 per month for the next year, starting November 1, 2015. I have spoken with a Customer Service Representative (CSR) Mehena, Code **, on September 16, 2015, regarding the Annual Account Disclosure Statement that I have received in the mail, dated July 1, 2015. (Attachment 1)
CSR ** meticulously reviewed the escrow activities with me since my loan modification was officially approved on May 1, 2015. During the escrow activities review, CSR ** informed me that mortgage payments for June 2015 and July 2015 have not been posted. CSR ** sent a message to the proper channel to research these payments pending posting. On September 16, 2015, I also contacted my home's last fire insurance company, SafeCo, to refund unused premiums. The refund process will take 15-20 working days. I will forward to OCWEN once received. Once the June 2015 and July 2015 payments are posted by OCWEN and insurance premium forwarded to OCWEN, the escrow impound will be up-to-date for the November 1, 2015 property tax payment.
In regards to the escrow impound anticipated payments of $13,409.77 which is broken down to $1,117.48, in addition to the already $992.05 escrow payment that I have been making since the permanent loan modification approval in May 2014, will cause financial hardship and is not according to RESPA regulations and State and Federal laws. I was advised by Code ** that one year of escrow impound, per RESPA regulations, is mandatory for collections.
When I researched online, according to RESPA, the cushion to be maintained is equal to one-sixth (1/6) of the total amount of impounds (property taxes and fire insurance), yet OCWEN is mandating one-year cushion. In addition, I researched the mandated impounds when closing a real estate deal according to the chart (Attachment 2) in San Diego County, where the property is. If OCWEN would have followed this required impounds according to "close of escrow", in my case May 2014, then OCWEN should have only collected 4 months worth (maximum allowed by State and Federal laws), which equated to $4,336.67; not $13,010 spread out in one year, according to property taxes and fire insurance paid in 2014.
Since this was a disclosure not made by OCWEN in the initial contract prior to the permanent loan modification, collecting one year worth of impounds broken down to $1,117.48 escrow in addition to the $992.05 escrow payments for the next 12 months, considering the facts in my opinion and according to the California State and Federal laws, is breaking the law.
My hired loan modification help contacted OCWEN continuously in September 2015 regarding the additional escrow cushion and was advised by the OCWEN Representative that OCWEN made a mistake not disclosing the escrow cushion, which again, is going to cause financial hardship if OCWEN insists on collecting the $13,000+ (equivalent to one year of escrow). On September 16, 2015, I have contacted a real estate attorney with Parker Stanbury Law and was advised to send a note to Office of the Controller of Currency (consumerfinance.gov) and helpwithmybank.gov. I am asking for resolution in this matter before the November 1, 2015 mortgage payment with the additional escrow cushion. Your time in reviewing this matter is greatly appreciated.

I need for them to have the decency to contact me so I can address my late brother's affairs. At this point everything is in limbo. Very upsetting. Please help.

I received a shared loan modification from Ocwen in August 2013. I have never been late or missed any payments as of September, 2015. In April 2015, I received a notice from Ocwen that my payments were increasing in May 2015 from $1799.44 to 1839 then another increase in June to a final total of $1907 due to an escrow shortage. My escrow has not increased and they are requesting $1734 yearly over the yearly tax and insurance amount. This increase is less than two years after the modification.
Then, in July 2015, I scheduled my July payment and noticed that two payments scheduled instead of one. So I called Ocwen to inform them of this bill pay error and that I would stop payment on the two payment errors and schedule another one from my other checking acct. Lo and behold, another double debit occurred from this account also. I informed Ocwen of this second error on their bill pay system. I also informed them that one check cleared but the two stop payments and the third double debit was collected from Ocwen through a claim filed with my bank. Well, they charged me for all of their websites errors and stated that all of the checks were returned even after providing a bank statement showing one paid and also where they did double debits twice.
No one would listen to me or fix these errors on my perfect payment history so, I contacted their Ombudsman which was no help at all. I then contacted CFPB and that got the ball rolling. I also sent a letter to the Ombudsman to let them know that it seems that Ocwen is trying to force me into foreclosure because these events with the escrow and double debits occurred just before my Principal Reduction of $87,000 plus was due to be applied in August. After a month of numerous phone calls and letters to Ocwen and CFPB - my account has mysteriously been fixed, received the Principal Reduction and escrow was lowered. How and why is the government allowing this company to stay in the loan servicing business? How many more complaints does the government need about their unethical business practices.

My sister and I own a house which she is no longer interested in owning anymore. She got married and moved out of the house. Since it is a 2 family I decided to rent the bigger section. To what seem to be a loving family. They have not paid rent in two months. Now I am behind. I spoke with a representative to get the loan modified. They cannot help me until I get a lawyer to do a quick claim deed to remove my sister from mortgage document. They are unable to help me until this is done. Of course I cannot afford a lawyer. The representative recommended that I go to a bank in my community, to see if they could help me. This company has no desire to help anyone. This is about the 8th company my mortgage has been sold to, who are these people.

Where do I begin? Our loan was sold to this company and at the time I do admit we were going through a little financial difficulty. In steps Ocwen promises to work with us and after many faxes and much paperwork we got what we thought was a modification, but we're so happy that we're not going to lose our home that we signed the paperwork and was grateful. Unfortunately we fell behind again and it got BAD! To make a long story short... somehow right now we owe TWICE more than the amount of the original loan.
I have questioned this and they tell me that this is because they have refinanced our mortgage and added what we owe on to our original PRINCIPAL and then they have penalized me and then they added interest to that. I owed almost $100,000 on a house that before Ocwen I only owed about $40,000 on. I can't get any help. I do not have the money to hire an attorney. I am retired and there is no end in sight for me. These people are evil! I need help!!!

My parents own two properties; One that they reside in and one that I reside in. Last September my mother suffered a massive heart attack, resulting in the need for round the clock care and it turned our world upside down. My dad fell behind on bills and my house went into foreclosure in June. At the same time the foreclosure notice was received dad found out he needed a triple bypass, which was done June 25th. This delayed his completion of the modification package, but we did send it as well as all documents, before the 7 business day cut off before the scheduled auction sale.
Queue the endless lies from Ocwen of "We didn't receive this or that." I faxed, emailed, and uploaded these documents directly to their website. The sale date kept getting closer and we kept getting the run around. The day of the sale I was told for the fourth time to call back later that day to see if the sale was stopped. I checked their website, and it finally said our modification was in review. The following day an agent called me to advise the same, that the sale was stopped and the modification was in review. This was on 8/11.
Sometime in the last 2 weeks dad received a new modification package for his other house, which he does not want to modify. He called to discuss this with Ocwen and was told that my house has been sold and is now real estate owned! I spent about 2 hours and multiple calls on the phone with them on Friday, finally reaching someone in escalation that was willing to click a button. She said that they have two systems and one said the house is RAO, and the other that we are in review. If you look at the account online, one page says (in small writing on the left) that it is RAO, but when you click on the Check Application Status link, it says we are in review. She said she would send emails and call me Monday.
Monday came, no call. I called. Today she called me and said the house is real estate owned and we were denied modification multiple times. I tried to explain that the previous manager was denying based on what he said were missing documents and all I heard from her was "Mmhhmmm". My dad has a letter dated 8/10 stating the loan is in review. The county assessor confirmed that the deed is still in my parents name. I don't know what to do. Dad is calling an attorney that he cannot afford. I have called the attorney general but was told that they advise the state, not the individual, and was referred to legal aid. I was able to leave a message on the consumer complaint line about this shady company. I'm at a total loss.

PHH Mortgage issued my escrow refund to the mortgage address on file on 7/15/15. I called them a week later to see if they can do a stop and reissue since we no longer live at that address. My request was turned down at that time because a stop and reissue can not be processed until 15 business days after the check was initially cut. I was okay with that and called back on 8/6/15, which is 17 business days later. The guy I talked to said no problem, they will do a stop and reissue right away and send the check to the new mailing address. He also said the whole process will take about 10 days, so call back on 8/18 or 8/19 if I still haven't received anything.
When I still haven't received a check on 8/19, I called again to check on the status. They told me that my request was processed on 8/10, and it would take 10 business days to process, and there was nothing they could or would do until 8/24. Remember, I called on 8/6, why wasn't it processed till 8/10? I was upset and said I wanted to speak to a manager. The manager's English was barely understandable. She didn't try to resolve the issue and gave me whole "there's nothing we can do until 8/24."
So, here I am on 8/25, still no check. I called back this morning and the customer rep told me the check stop was processed on 8/10 and the reissue was processed on 8/19 (the day I called and spoke to a manager!). Basically, the manager lied to me and is completely incompetent. She knows that the reissue was not processed when I called on 8/19. But instead of apologizing to me, she insisted that everything is processed and that I am the one being impatient!

I tried working directly with OCWEN on modifying my loan however they would find any excuse to denied me assistance. I would email, fax and overnight requested documents needed to complete my modification request but OCWEN would always tell me they did not have a complete package. I used the following forms to try to get OCWEN to review me for a workout option: Faxes: (407) 737-6352 & (407) 737-6174. Emails: mod@ocwen.com & rma@ocwen.com. Address - Attn: Home Retention Dept. 1661 Worthington RD Suite 100, West Palm Beach, FL 33409.
I provided proof of all my documentation submissions and the OCWEN representatives from India stated they were simply not receiving them because I must be making a mistake when entering a number or spelling. I escalated my case and was sent to the Presidential Office of OCWEN and was informed I would have to resubmit all my documents because Asheema was able to locate my documentation but unfortunately it was now outdated. To make matters worse they scheduled a sale date on my property despite having a complete package in their system without ever being reviewed or assigned to a single point of contact. I submitted my documents once again just to be informed I did not submit by the 7-day deadline before my schedule sale date. I immediately contacted my attorney general office and was told it was too late for them to help since my home was schedule to sell in 6 days.
I called many companies and attorneys and everyone wanted money upfront and no one wanted to call my mortgage company. 3 days before my sale date I found a company who, after explaining my dilemma, asked me for proof of all documents submitted prior to the last package submitted and immediately did a conference call with OCWEN. The lady on the phone requested a manager in the escalation department and demanded a postponement based on my previous submissions that were never reviewed. They refused and she mention a lawsuit file against OCWEN in 2014 and mention the settlement modification being offered to homeowners who had already gone through what I was going through. She asked me to look up the lawsuit and settlement while she email my proof of submission to OCWEN along with the settlement terms from the lawsuit.
The next thing I know the manager submitted a postponement request and said I would be review for the settlement modification. She explained to me that many times you have to show proof and challenge the servicing company when you did everything they requested. After 4 long years of battling OCWEN I was finally modified and am in the process of suing OCWEN because I had to hire a 3rd party company to do this when I did everything they did but refuse to assist me directly. If you are going through this you can call them. The company is NHP Services 866-275-2183. Good Luck! Don't lose your house. If you have proof challenge them and escalate your case.

Won't pay for a house that you can't live in.
Louisiana summer's are at 115 degrees. If you have Ocwen, get an attorney. Too many lawsuits against them. Every time I've sent documents they say they don't receive them or need more. Owe 160,000. This has been going on so long... where does a person start? My mortgage was bought by Ocwen many years ago. In 2012 we tried to refinance the loan, they told us not to make payments until the decision was made on the refinance. 3 mos later and about 1000 sheets of faxed paper and talking to an Indian speaking person whom d/n understand my questions and is reading off a printed piece of paper, we were told we couldn't afford our house and they demanded the 3 mos of missed payments along with interest. That's where it all began.
Since then we have struggled and almost went into foreclosure with them. We chose at the time to do a bankruptcy. We did this manly b/c we couldn't get anywhere with the company. NO English speaking people to talk to. I couldn't understand what these customer service reps were even saying. They have a very heavy accent and I'm hard of hearing. I talked to a supervisor on many occasions and still couldn't understand her. Don't get me wrong, these are people just like us trying to do a job. It isn't their fault. It is however the fault of this company to not service citizens of the US so that we can understand the policies of the company when we call.
Here I am 3 yrs later and am trying to sell my house after fixing it up. I had to get a payoff. We got one in May of 2015 and again in August of 2015. Our Realtor told us it went up 5000.00 in 2 months and that Ocwen compounds interest daily. We filed bankruptcy 3 yrs ago, we owed 178,000.00. After 3 yrs of payments thru the bankruptcy and such we now owe 203,000.00 Are you kidding me?
We are stuck. We are uneducated about financiers. I have gone to a lawyer once and been screwed (our bankruptcy lawyer paid himself over 8500.00 of our money). I know something has to be wrong with this company and its policies. I believe this is a loan shark business and since people like me will never understand this the company will continue to screw people. I wish I knew how to report them!

I did as I was told and scheduled the repairs for August 19th. I had not checked on the status of the check because it was not supposed to be sent until August 14th. When I checked the status today, August 17th, the check had still not been processed. Now because I am going to have to get the contractor to reschedule, they are charging me a 10% fee for the issue.

It has taken two months to correct this error though I have still not received the corrected statement. The monthly payment coupon still shows the wrong amount of about $125 more than it should be. The company will not accept payment of the correct amount and insists that the additional amount be included in the payment. Based on the terrible customer service I have already received, I have no faith that the additional amount will be returned any time soon. I would recommend avoiding doing business with this company at all costs.
Updated on 11/24/2015: After dozens of calls over months, Ocwen finally admitted the error and resolved the posting error. However, since we continued to pay the PITI we knew was due, we initially did not receive credit for the payments since they fell short of the coupon amounts they had sent for the monthly payments with the wrong insurance amount included. Even though they admitted the mistake and resolved it in late August, they reported the mortgage was not current to three credit reporting agencies, and this has dramatically lowered our credit rating. It is now late November and I am no closer to getting the credit rating resolved. And this problem has much wider impact than the error they made with the insurance.

Unfortunately, their Bankruptcy Department is no better. What I don't understand is that a Reaffirmation Agreement benefits them and they still won't cooperate to get it completed.
I submitted a fully executed reaffirmation agreement based on the numbers that was given by customer service. When I followed up to ask for the copy with their signature I was told there were some changes needed. I requested the changes in writing and was told they don't do that. I resubmitted the reaffirmation agreement with the figures and name change they wanted corrected. I followed up with the company to request a copy of the agreement with their signature. I was told it would be faxed on August 7, 2015. I called on August 7, 2015, to see where the agreement was because it had not been faxed. On this day I am told because our client made a payment that the figures have to be changed again.
On this day I was told that they would make the changes and fax to our office on August 12, 2015. Keep in mind that our client's case is scheduled to Discharge on August 24, 2015 and this has to be done before then. So I will let everyone know if it gets done. In all my 10 years as a Paralegal I have never had this many problems in dealing with a company to get a Reaffirmation Agreement done. Most companies are happy to get a Reaffirmation Agreement for the debts when a person files bankruptcy. This also is the first company that I have dealt with that does not prepare their own Reaffirmation Agreements. Please do not do business with this company. If I am having this much problems in getting a Reaffirmation Agreement completed I can only imagine what homeowners are going through in dealing with them. Stay away from them if possible!!! I started the loan modification process in March 2015. I submitted a loan modification application in May 2015 because I had to wait for the written approval for my unemployment benefits. I had a phone conversation with the mortgage company June 1st and they stated that I needed to add my husband to the application even though he wasn't on the loan. Then on a different date I was told that I needed to move him to a different location on the application. I was given the deadline of 6/21/2015 to compete this. I met the deadline. I received a letter (on June 27th) in the mail stating that the deadline was not met and that I needed to submit the documents ASAP. June 29th I called and I was told that I needed to talk with my relationship manager and that they had to schedule an appointment with her for the following day.
6/30/2015 I get a call from a different person and they were very helpful and stated that they were going to have the foreclosure postponed. We get the mortgage companies lawyers on the phone, they state that they need it in writing. The mortgage company says "ok we'll send that over today". In the mean time I email that girl on the phone from the mortgage company the emails that I sent previously. She tells me that the loan modification couldn't be reviewed because the files weren't pdf files. I convert them, send them back. The foreclosure is never postponed. Then I am told that they are going to do a rescission of the foreclosure because they are reviewing the loan modification. Then I am told that they are missing more information, I send that in. Then I am told that if they can't make the rescission deadline that they can do a reversal of the foreclosure. This doesn't happen either.
Then I get a letter stating that I didn't get the loan modification because the paperwork wasn't received within 7 days of the auction but I had sent everything in at the deadlines. I was then told that I had 30 days to appeal. But Friday August 7th, I went on their website and see that they have my property up for auction. I have met every deadline and provided everything requested when it was requested and called back when I was asked to call back and so I would like to know why the mortgage company hasn't followed through on what they said that they would do.
So, today I am waiting to see how much my house is auctioned for and when I will have someone show up with an eviction notice. All while I thought that they were working with me and helping through the process of getting the loan modification in place. I have files complaints with the Attorney General's office and the Consumer Financial Protection Bureau. But at this point, it might be too late for either of them to help me. All because I thought that Ocwen was helping me. I also need to go back and start reviewing the statements and see if I have some of the billing concerns I have read about on here from others. Because I know for the longest time I kept having payments go to a suspense account and I thought that there were questionable things going on with the escrow account, and now I believe that I wasn't wrong in questioning those issues before and need to revisit. I know what helping is all about, and they are not qualified to carry this misleading label. I am stuck with a 7 3/4 % note, carried over from GMAC, who led me through a similar path 2-3 years ago after a mild heart attack. I think a class action lawsuit is in order, here, as they have mislead me and lied on numerous occasions, thus far. There has never been a problem until about 9 months ago. We began receiving phone calls stating we were behind in payments. They changed the way they were apply payments and either put payments in "suspense" or applied 100% to principal. Each time it was straightened out, but only temporarily and the next month we would receive calls and written notice that we were behind again. Money was misapplied when they figured our escrow which has inflated the amount they now require us to pay.
Last month, we received daily and sometimes twice daily phone calls for 6 days in a row when we actually were not behind at all in our payments. At this same time, we suffered a loss from a storm. We sent our insurance check to the loss department in a priority 2 day mailer with a prepaid return priority 2 day mailer to be endorsed so that we can pay our contractor for a new roof. THEY LOST THE CHECK and are claiming they have no record of the check and even though their department gave us the address that the loss is OUR FAULT due to sending it to the wrong place. We have proof of delivery and the name of the person who signed for it, but somehow they are not to blame. The late charges and fees were not paid out of my payment because Ocwen had not posted those charges to my account yet, so my payment had left over funds of about $1,200 which they put into a suspense account and later used it for payment of principal only.
Ocwen then charged me for those late charges and fees the following two months, in effect, charging me a second time. I didn't catch this right away, so I recommend making sure your reinstatement payment covers everything the letter states it should cover. I told Ocwen they charged me twice for those costs and I wanted a refund, which they finally sent. They explained that fees and costs from the attorneys are posted after they get invoiced from the attorney, which is expected to be after you make your reinstatement payment (which includes payment for those costs). So they know they have a scheme set up such that your payment is not applied according to the reinstatement letter, so I can’t be the only one this has happened to. Looks to me like a nice way for Ocwen to collect more money from you.

After my mortgage was sold for 2nd time I ended up with Ocwen. My old company & I were working on a modification plan and suddenly I was sold to Ocwen. This company has the worst customer service. I could hardly understand the accents of the people I was talking to and trying to explain the legal problems I was having was a nightmare. Finally I was able to get a modification plan, but something is wrong here. I've been in my house for 14 years and yes I was behind with my payments but when I received the modification not only did Ocwen raise the price of my house back to the original price, they also added 30k more to the price, along with a balloon payment at the end of my mortgage. I was in a very desperate situation and grabbed on to any lifeline. I'm in more debt now than before. Is this the way modification was suppose to work?

First of all you will be dealing with customer service from India and you can't understand them. They are very rude and pushed me off by telling me they would send me paperwork. Well I never got paperwork so I called again and got the runaround. I finally had to call a mortgage lawyer and ask what I need to do and they told me "You are spinning your wheels with this company. They are the worst to deal with." I finally had to sell my home of 14yrs just to get rid of this debt and it broke my wife's and I hearts. Do not deal with this company.

There's always problems with Ocwen. We received a letter saying they were no longer allowing us to pay our own flood insurance. They were going to escrow the amount and pay it themselves. We had no choice. Because the escrow amount changed our automated payment was short $40 (they did call to let us know) but also sent a letter saying a default on payments could result in a foreclosure (we have 2 years left on loan and have never been late). We resolved that and now my flood insurance is cancelled because they never paid it!

These stories are all so familiar in one regard or another. I've had it with Ocwen. Please end the misery. They are by far the most stupid people. I am a real estate broker. I have negotiated short sales and loan modifications for hundreds of families. When I was told that my loan was being sold by Bank of America to Ocwen I wanted to cry. I knew it would be a nightmare and I was right. I live in SoCal. Owned my home since 2001. I refinanced my home with GreenPoint Mortgage in 2004. It was sold to Countrywide then to Bank of America. My escrow account has been transferred from one servicing company to another. Ocwen has screwed up the balances so badly. They are showing that I have a surplus of $64,000. I've requested an escrow analysis be performed. They deny my request every time stating that they are not required to perform an escrow analysis on a delinquent account.
I can't get them to produce an accounting of what my payment is or principal balance. I just completed a Chapter 13 in October 2014. My mortgage payments were paid to them by my bankruptcy trustee. Since my BK discharge they have refused my monthly payment. My BK trustee reported what my principal balance is and I have approximately $100,000 in equity. I am getting ready to sell my home. Yay!! No more Ocwen. But wait...
Part 2. Last week a pipe burst in the wall, flooding out my home. Substantial water damage. My homeowners insurance, Mercury has been awesome. They are paying for the restoration and repairs. The problem is that the insurance check is issued to both me and Ocwen as they are named insured. Ocwen told me to endorse the check and mail it to them along with the necessary forms, estimates, etc. for their endorsement. They will place the funds in my escrow account and disburse 50% to my contractor after their inspector confirms the damage.
My house is a shell. I am living in the master bedroom only with all my furniture in storage. Beyond nightmare. I don't believe they will send my contractor the needed money to complete the restoration so that I can sell my home. They are threatening foreclosure unless I make my escrow account whole yet they give me no accurate balance to pay. It's insane!! They do nothing they say they will and I'm sick with worry. Please make this company stop ruining people's lives. I need an attorney or qualified advice. As I write this story I can hardly believe it myself.

Finally removed that renter and found another that sounded and looked good on paper but has not been a paying renter. He, the renter, contends that since I do not have control of property he does not know when they will kick him out and Ocwen has quit communicating with me. It has been three years and no modification though offered. It seems I never send the correct documents or they are not filled out properly. They foreclosed on the property and suspended that while I requested modification. Now I don't know what is happening and I am panicking!!!

All through these changes every payment was paid on time smooth operation payments made through Bank BillPay no problems. 2009 Governor Perry sign into effect a bill that made all 100% Disabled Veterans exempt from property taxes. Great! 2011 we get a notice that GMAC went into bankruptcy and Freedom Mortgage bought our mortgage and OCWEN Loan Servicing would be handling our account.
October 2011 we sold our Texas house on a wraparound note. The insurance was still in effect and the taxes were straight. OCWEN contacted the tax auditor's office to get them to send the bill to them not the current new owner and they put insurance on the house in addition to the already in force insurance with Farmers Ins. They then sent me a notice that the wraparound note was illegal and that my escrow account was over $6000.00 in the hole and therefore my payments went from $989.00 to $1899.00.
We have hired an attorney who has contacted them to no avail. We are receiving an average of 6 to 10 calls daily and I have a folder over 6 inches thick with threats, refinance papers, advertisements about how good they are and billing. The house was down to $161,000, however since their messing with the numbers they now say it's over $189,000 plus $21,000 in charges and missed payments. We were sending in our payments on time and they were going into a suspense file, then they stopped taking them and returning the payments.
Our attorney has informed them in writing to stop harassing us and to deal with her, they have ignored her and continue to call 7 seven days a week holidays included. They have been sued over these activities and lost. I think they're going to get sued again, soon. If you don't care about how your mortgage is handled then that's your business, however most people cannot handle this kind of monkey business with their hard earned money. I hope this helps someone, OCWEN is bad news. And any mortgage company that hires them is in the same boat. I just don't understand how they are allowed to stay in business. However, we now have a 30K balloon payment at the end of the mortgage or upon sale.
In addition, Ocwen agreed to take bi-weekly payments from us. However, upon sending them in, they are holding in escrow and not applying them to our account timely. In Sept. 2010, we had no choice but to file chapter 13 Bankruptcy. In Jan. 2011 Indymac finally followed through with on loan modification. Everything was looking up. We were back on track, making all our payments and re-establishing our credit. Then in November 2013 our loan was sold to Ocwen.
In January 2014, our statement from Ocwen should we were a payment behind. When contacting Ocwen they stated Indymac shows we only made a partial payment in October and our account was past due. I tried to explain that that is not true. I was told to send all the information to them and they would send it to their research department. Mind you we are in an active bankruptcy so they are not allowed to contact us, so had I not checked on line at our account, I would have never known they were saying we were behind. I sent proof of statements from Indymac showing we were current in Sept. 2013 and I sent statements from my bank account showing the money had been sent and received by Indymac for all the months.
They claimed they never received the information. I sent it 4 times before they admitted that they received it. Yet, a year and 1/2 later we are still going round and round with them. I sent them proof and yet they still say we owe them the money. Know that our bankruptcy has been discharged we are getting harassing calls. One department doesn't know what the other is doing. After fighting with this corrupt mortgage rip off company for 9 months who forced us into either a short sale or foreclosure, we put the fighting gloves on and got in contact with our State Attorney's Office here in Montana. Here is our story...
Our mortgage was sold to OCWEN thinking about 4-5 years ago from the mortgage company we had for years. We never had any problems with them, and we have never missed a monthly payment or ever even late on a payment. My husband lost his job that he was at for 35 years in 2009, they closed the plant down. He went back to school to get reeducated on a new job, and as many of you know things all over certainly went belly up in 2008 all over, people were losing their jobs or getting their hours cut. So after getting his CDL license, he had a hard time finding a job without having to move and go to North Dakota to work in the oil fields.
We had savings to help with mortgage and bills, but as many of you know you that will only last so long. We asked for help from OCWEN for a cut in our monthly payments until he found a job. Sad part of trying to get help, we had not missed any monthly payments, so we didn't qualify for help. We had to be behind several months to get any kind of help, so we choose to be late on 3 months, and that is when the mean letters started coming.
We then were able to send in all the paperwork to get qualify for a cut in monthly payment for 6 months. We only went for 5 months, after my husband finally found work. We then sent in our regular monthly house payment, they sent it back and said in order to start making the monthly payments we would have to pay back everything that we owed them, that would be the 3 late payments and they had cut our payment in half for the 5 months. So we sent them in the full amount, now here is the real kicker.
I mailed a bank certified check, got the USPS tracking for when I mailed it, saw online that they had receive it, the tracking had the day they got it, and the person who signed for it. Well guess what, they said that they never received the check. We then mailed a copy of the tracking information form online and the copy of the check stub from our credit union, they still said they never receive it. We put a stop payment on the check. But we were not allowed by our credit union to get to those funds for 90 days after we put a stop payment on the check. So we sent a letter from the credit union stating that fact, and guess what, the threatening foreclosure letters starting coming every 2 weeks.
We went and even got counsel from an attorney (that was money that we just flushed down the toilet) his advice was to do a short sale, due to the fact that our home on 4 acres had depreciated and we owed more than the value. Please don't ever believe everything that an attorney says. We put our home into short sale, had it listed for 3 months, but all along I felt something was not right with OCWEN and what they had forced us into. So that is when I started looking into this joke of a mortgage company and found out like all of you what they have been doing to homeowners for years. I CALLED THE REALTOR RIGHT AWAY AND TOLD HER TO TAKE OUR HOME OFF THE MARKET, I SET HER ALL THE LINKS REGARDING THE FRAUD WITH OCWEN. SHE WAS FLOORED WITH WHAT I SENT HER, THE CONTRACT WAS TORE UP THAT DAY.
I got in contact with our state's Attorney General’s office. I had saved all the letters that were sent to us from OCWEN, made copies of everything, told him our story, (which was a small book) he got on this whole nightmare right away. That was in January 2015, and everything from here out has gone through his office than to OCWEN, so they cannot say we haven't received anything from us. This has been a fight, and it has been so great having the Attorney's General Office in the ring to fight with us.
Last week we received two different letters 1 day apart from OCWEN, that if they did not receive the full amount we owned them by a period of 3 weeks, they were forcing the home into foreclosure, I got a hold of the Attorney's General office right away, he told me he was calling OCWEN as soon as we were done talking, that was on a Friday, on Monday morning our rep from OCWEN who was signed to our case over a year ago, (as you all know all about those phone calls dealing with the one who has been assigned to your case) well she called and said that OCWEN was not taking us into foreclosure if we could make our payments for a trial period for 3 months, once they see we can make our payments we would be back on track with making our monthly payments. The interest stays the same and we did not have to come up with the 1 year of back payments for the last year of making no payments!!!
So here is our story, I cannot express enough to get your state Attorney General involved. I am 100% sure that we would have lost our home without them. SO DO NOT LET OCWEN PUSH YOU AROUND, ONCE YOU LET THEM KNOW YOU ARE GETTING YOUR STATE ATTORNEY'S GENERAL INVOLVED LET THEM SQUIRM LIKE THEY HAVE MADE US ALL SQUIRM. SO I AM PASSING MY BOXING GLOVES OFF TO YOU, AND LET THE FIGHT BEGIN.

I attempted about a year ago to have my escrow account dissolved, so I could pay my taxes and insurance myself. My monthly payment is now nearly $200 more than it was when I bought the house 9 years ago. Because the loan to value ratio was low, my request was denied. After yet another escrow increase this spring, in spite of my taxes and insurance remaining the same, I decided to change my car insurance carrier back to State Farm, who insures my home. By doing this, my homeowner's insurance dropped in cost from $1874 to about $1250. Fantastic! Ocwen said I had an escrow shortage of nearly $700, and now there wasn't much of a shortage, right? Wrong! Ocwen sent me another escrow analysis and projected insurance cost for 2016 is, you guessed it, $1874.
They were basing it on the OLD insurance amount. Again, I requested a review of my escrow account in the hopes of getting rid of it entirely. Denied, again, because of "investor requirements." No, denied because Ocwen wants to use our escrow surplus to pay the millions of dollars in fees it's acquired due to its shady dealings. I had my mortgage go from Mellon to Litton loan servicing then it went to Ocwen. A couple of years ago I began to experience severe financial difficulty. I fell behind in my mortgage payments. I then began to receive the "present foreclosure" warnings! In order to hold this process off I applied for a loan modification. I was assigned a counselor from... India. I tried to be as cordial as possible, however the modification process was pure hell. Now the loan is modified, however Ocwen uses most of the payment to escrow the property taxes as well as home insurance! The rest goes toward the principal! All three companies have made money on my hardship! This is my home and it should have been paid off 3 years ago!
I also understand that if I should pay off the balance that what I see on my statement is not the payoff amount! I will be punished for paying it off earlier..... fees and other charges will be tacked on top of that. I am absolutely fed up! Ocwen has a petty motto: "helping homeowners is what we do"...... No! Ocwen looks out for Ocwen.. In the past I had them tack in 2 incidents. Home inspection fees of 250 each. All it amounted to was assigned people riding by my home and taking pictures of it! Unbelievable! Unfair! This should not be going on in the United States!

I have some serious concerns about my relationship with Ocwen. Firstly, I feel that Ocwen transferred my loan erroneously to Chase because I submitted paperwork requesting a SAM Loan Modification, which I clearly am eligible for. I submitted my application via email on May 11, 2015 to rma@ocwen.com. I received a call from Steven ** on May 13th indicating I was missing Section 10 and Section 11, so I submitted these forms via email on May 14th to Steve ** at HRD107@Ocwen.com. I received another call on May 18th from Stacey ** indicating I needed to resubmit the 4506T-EZ form. So that very same day I resubmitted the form via email to rma@ocwen.com with her attention.
Secondly, it wasn't until I had my scheduled call with a relationship manager on May 27th that I inquired about the status of my loan modification that I was informed my application would not be reviewed further because my loan was actually being transferred to Chase effective June 1st 2015. I felt this was a sneaky way of Ocwen dodging my loan modification request.
Thirdly, since I'm on the equity accelerator program, I contacted them to make sure that my monthly payments would now be sent to Chase, which they did, and my June 1st mortgage payment was debited from my checking account and sent to Chase. Then, a few days later I received a letter from Ocwen indicating that my mortgage was transferred by mistake and they are STILL my mortgage lender (again, sneaky move because my loan modification request was now off the table). So I contacted the Equity Accelerator program to let them know that Ocwen is STILL my lender. Chase advised they transferred my June 1st payment to Ocwen and Ocwen has YET to apply these funds to my account as of today, June 17th.
Fourthly, back to my loan modification, on Monday, June 15th, I spoke with an Ocwen representative who advised that my application was denied because they feel that I am not in a financial bind and could continue to afford my monthly payments. However, I never received a written notice of this conclusion, in fact as of today; your website indicates that my request is in review. I'm getting extremely frustrated with Ocwen, especially regarding my loan modification request because Ocwen was sued for this very same practice back in 2013! I filed a complaint with the Consumer Financial Protection Bureau (CFPB) regarding my loan modification and my June 1st payment still not being applied to my account, because Owen continues to engage in these practices:
Failing to timely and accurately apply payments made by borrowers; failing to properly calculate borrowers eligibility for loan modification programs and improperly denying loan modification relief to eligible borrowers; failing to properly process borrowers applications for loan modifications, including failing to account for documents submitted by borrowers and failing to respond to borrowers reasonable requests for information and assistance, and as a result, denying loan modifications to consumers who were eligible; providing false or misleading reasons for denial of loan modifications; all of this constitutes unfair or deceptive practices which is in violation of Sections 1031(a) and 1036 of the CFPA, 12 USC violation of the consumer protection laws in my state.
They FINALLY applied my June 1st mortgage on July 7th!!! Now I have ANOTHER problem with them! I just received my July statement and instead of CREDITING my mortgage payment towards my principal balance, they ADDED IT "accidentally" TO the balance, INCREASING the balance owed instead of REDUCING it!!! These people are sneaky as hell! How many other people have they've done this to and they didn't realize this?! I noticed it IMMEDIATELY when I saw my balance...I was like "Wait, WTH...why do I owe MORE than my previous balance when I made a payment?!" Then I figured it out. I added my previous balance + the payment I made, and viola = New Balance!!!
They added my payment to the previous balance instead of deducting it, lowering my balance! I immediately submitted a complaint to the CFPB (Ocwen's terrified of them because they took them to court back in 2013 and WON...for the VERY SAME practice that they are doing to me now!). I contacted Ocwen and after being on the phone for almost an hour, I just hung up on them because 3 supervisors couldn't explain why my payment was NOT APPLIED TO, AND DEDUCTED FROM my balance, but ADDED to the balance! I have to do my homework on how I can switch mortgage banks!

We have been working with them for two years after our loan got transferred over from another bank services. Our loan had been paid off in full February 2014 after they sent us a letter stating "congratulations your loan has been fully paid off with satisfaction." But we have not yet received the lien release letter from February 2014. We have been trying back and forth, but nobody has helped us so far. I have had a very bad experience. I am so upset and stressed out. They ruined my life. When I call, everyone is a big liar and they are all very unprofessional.
Every time they give us a new story where everybody blames each other saying "oh my computer is showing different information than the others," blaa blaa blaa. It takes hours to reach customer service and they always pick up from overseas places like India and other countries even though they do not speak proper English. Please I am urging everybody to please stay away from this crappy company.

Ocwen bought my first and second mortgage in March of 2013 from my previous mortgage company. I was going through a divorce and could no longer afford to pay my mortgage. Ocwen did a modification and informed me that the 2 mortgage was paid in full and the 1st mortgage included a partial debt cancellation on the principal which decreased my payment. I began receiving phones calls and letters from the servicing company on the second mortgage indicating the 2nd mortgage had not been paid off. Now after 2 years Ocwen is stating it was their error that the second mortgage had not been paid off.

Last year I considered myself fortunate. I was approved by Ocwen for a "Permanent Loan Modification". They sent me a trial payment notification in the mail. I made the payment, again the following month and two more the following month. I used my banks bill pay to do this because I always encountered problems paying through their website and I find it more than offensive to be forced to pay extra to make a payment when obviously I'm in a financial bind.
Anyway after accepting my first few payments they began returning my payments because they weren't certified. I continued paying them they returned them for months. I contacted them about this. They said I didn't qualify for a loan modification (even though they approved me) then they wrote again and said there was an "issue" with my mortgage title preventing me from being eligible for the program. There is more to this story but I'm sure it's the same thing everyone else is going through with them.

My payments to Ocwen are made via electronic payment from my checking account bill pay function. Loan was paid July 2, never showed for credit. After calling my local bank they confirmed Ocwen received funds on July 3. After multiple calls it showed in my account as a "suspense payment", which means they are showing the payment but it is not reducing my balance. I was told it was suspended since they didn't know if it should be applied as a mortgage payment or principal reduction payment. I told them it was a principal payment and was advised it would take 3-4 business days to credit my account.
BOTTOM LINE: THEY HAVE HAD MY FUNDS SINCE JULY 3 AND WON'T CREDIT MY ACCOUNT UNTIL AT LEAST JULY 15. How may people are they doing this to? If they are holding client funds even 1 extra day, they are ripping off the public!!

A few years ago I lost my job and was unemployed for a year. I lived off of savings and was not late on my payments. By the time I started working again, I was down to nothing and got behind on my payments. Over the course of a few years, had a few occasions in which I was late. Finally after more phone calls than I want to remember, we (Ocwen and I) that I would try a loan modification to help. I was granted the modification and reduced my monthly payment as well as getting a 2% interest rate.
I was so happy to be able to keep my home that I missed some important details. A couple of months ago, I started a home based business and wanted to take out some equity which I should have to help buy sewing and embroidery equipment. In checking my monthly statement to see how much equity I actually might have, I noticed that the 2% interest rate now has a date on it. In Sept 2015 my previously "fixed rate" will go up. I also noticed another number below that says "not included in the principle".
I called and was told that this is because I refinanced with the modification. I have a $79,000 balloon payment due at the end of this loan. I would have had to have missed over 60 payments to accumulate that kind of balloon payment. That is, if this were an honest company. Armed with this knowledge, I understand that all the equity I thought I had is not there. So much for starting a business, so much for having peace of mind that I had equity, and so much for thinking that this company was ever trying to help me. I am a single mom, takes care of my mom, have a full time job and trying to start this business. I do not have the funds for an attorney but this is not right. I don't even know where to start. It is not right what is being done to all the folks on here who have been hoodwinked and hurt by this company. Shame on you Ocwen.

I started the modification on April 1, May, and June including my insurance. I was told I had to still pay insurance for two months again. So I was told to call my insurance company and cancel my direct deposit for June. I did that that, and first part of July, I got a notice that my house insurance was about to be cancelled. No payment statement came for July nor have they contacted me. My deceased mother secured this Justloans for $40K. Now they have jumped to 42K even after Chapter 7 paid them for me.

I have tried to remodify my mom's mortgage loan for almost 2 years. It has been an ongoing process with them. They kept asking for so many Documents and we sent them accordingly. They set up an appointment for a month after. They called in one month and requested another Doc and another appointment the month after. Even though the appointment was made they did not call (it happened a few times) or they called & pretended they don't hear me and hung up... This has been going on for almost 2 years and we are not even close to modify the loan.
Then they called, ask for more updated info (because 90 days was passed & they needed an up to date info). Since the loan was not a fixed loan and was increasing they kept postponing. My mom might lose her home because she cannot afford to pay the increase and she cannot sell it since the price is under what she paid for. They asked for some documents and I sent them all but after a month they called and asked for the same exact document. They denied receiving them (even I have saved all my emails with attached document). They said they never got them. They are very unprofessional and unreliable.

Apparently, my grandfather's mortgage was sold to Ocwen. Why? We don't know. He has NEVER been late on any payment. Now, he is trying to sell his home and you'd think that his payoff would be lowered since he is paying it off almost 20 years early. No chance of that! The payoff is actually higher than what is listed on his bill. They've tacked on more interest, an Escrow advance, a satisfaction cost, and a payoff quote fee. That has added almost $2,000 more. He just made another payment which is only going to lower the principal by $72. Apparently, they also have him with 3 insurances and they have his interest rate at 9%, which is also ridiculous. This is a guy with A+ credit. They've been putting more in Escrow for taxes and insurance than they are supposed to be doing. They are a ripoff company and frankly, in my opinion, they are thieves who take advantage of hard working people.

Their book keeping is incompetent. I need to call in to get them to fix the same repeat mistakes. They are incapable of handling electronic statements. They won't let you update information on their site citing security precautions yet they send paper statements with full account information. The overall feel of the company seems more like a debt collector than a loan servicer.

My husband and I were surprised when a mortgage servicing company appeared on our credit report for a never late, ALWAYS paid on time for a mortgage that was satisfied and paid off with the sale of our home in 2010. They purchased this supposed (non-mortgage, really) when, we are not sure of, we think after sometime in 2012. We have no idea who they purchased this from, we will get to the bottom of this - our mortgage was with USAA and GMAC serviced it. How immoral is the company who sold this as a debt? Plenty.
