Over the years our interactions with the customer service experts at OCWEN have been generally very good. They are courteous and willing to assist no matter the challenge. As a result, our home is affordable. Am a satisfied OCWEN customer.

Foreclosure my home in July 2010. The Ocwen Customer Service are very rude and ugly, they did not accept third party on relay interpreter (video phone), they hung up on me hundred times. We tried to solve problem payment due my wife was in hospital in 2009. They don't care to accept on video phone for interpreter (American Sign Language Interpreter). We are deaf couple and I lost my home and my land was mine since 25 years and new home... just lost everything. We cried and WHY WHY they don't care us. Ocwen owe us big time. How very rude customer service... Ocwen people not friendly and lies.

We closed on our house on 2/28/2017 and they still have failed to report to the bureaus accurately and it's 5/1/2017. I have called numerous times only to be told different stories each time to when they will report (they did on 3/24 - 3/27 - 4/7 - 4/30 all saying we still have a balance). The last few times I have called they said they would report by the 14th of the month and then the next time I called said it would be the third week and when that didn't happen I called again and said it would be the end of the month. Well here we are again and it's the end of the month and was reported WRONG again!
We were supposed to close on another house and we now lost the house and are HOMELESS because of this so called "company" that reports things accurately and value that about themselves. We are now talking to attorneys to fix this mess since it now says on our credit that we haven't made a payment since February. Beyond frustrated and tired of hearing excuses and by people you can't hardly understand. Our loan getting sold to them has been the biggest nightmare since the day they got our account.

Ever since GMAC sold our loan to Ocwen it has been constant problems. My husband pays our mortgage twice monthly by splitting the payment in half and then paying a little extra to get ahead on principal. My husband has spoken to at least 8 different people. All said they "made notes", "It won't happen again". This last time he really thought he had it straightened out. Ocwen said it had a system for this type of payment. We just had to make an EXTRA $600 payment. I told my husband that sounds like a complete rip off! Plus, now when we call we get bounced around and then told they "don't have anyone to take our call, call back later." He has called 4 times and we can't talk to a single person. He has also emailed. Also, they didn't send us our 2016 tax paperwork until AFTER the April 15 deadline even though we were told they would be overnighted at one point then when they showed up 2 weeks later they were WRONG!!!

After a slow credit recover I was approximately 18 months since any late payments on mortgages. In February had reasons tied to business that resulted in me paying the payment on the 28th. It was past the cutoff Ocwen established of 8:00pm that day, so it would post the following day, on March 1st. Ocwen interprets the new month starting as 30 days late... or any time it is posted in the following month. I have spoken with 3-4 of employees there, and they have sent me a copy of my mortgage note, and then they also responded with letter stating that they cannot correct reporting because it is correctly and contractually (always using this word) late because it posted March 1st. I know I was late, and I paid a late fee. But I interpret 30 days as literally 30 days late. So Feb 2nd is 1 day late, etc... March 1st would be 28 days late. I have never before heard of 30 days meaning 1 month in a technical sense.
The copy of my note was sent to me, and it says nothing about a month or 30 day reporting. I stated that usually there is a separate closing disclosure that refers to late reporting, and I'd like a copy of that. They apparently don't have anything. And the letter from the research department simply states that they are correct. I have repeatedly asked for documentation to support their policy and they state that it is the law/policy of credit bureaus, and that they cannot correct it even if they wanted to, because of those rules. The impact to credit is significant and it is costing me significantly in business related activities.
I have submitted a dispute through the credit bureaus and I'm not calculating what this is going to potentially cost me in damages. And while it's unfortunate I ended up so far past the date to even have this issue, the contracts we sign and laws in place are very specific and provide protections to both parties in a contract. I don't see that Ocwen is correctly practicing according to the law or my contract with them.

I have had numerous problems with Ocwen. From them telling keep your home California that I was denied for a modification and I was approved to Ocwen refusing to tell me who my actual mortgage is through. They play games and no one can tell me what is going on with my mortgage. They have fees on top of fees. I have had so many issues with them I could write a book. Run away.

My father fell critically ill in 2016 and he stopped paying his mortgage. He passed away end of 2016 and the mortgage payments were past-due. OCWEN has worked with me hand in hand to process a modification. Every single one of their representatives has always been courteous, compassionate and helpful. I have nothing but immense gratitude for this mortgage lender as they have made this unfortunate and devastating experience a little less painful.

My application for loan modification was addressed professionally and courteously as required by business ethics. The forms were sent on time. Guidelines were included. Forms were made easy to understand. Return of forms directives were simple.

There are a few things that I would like to address. I have an impound account that is supposed to pay my property taxes and insurance. I had the same insurance since the inception of my loan. Ocwen failed to pay my insurance as a result. I had to pay it to prevent it from lapsing. Another time my payments were misapplied which created a delinquent notice being filed with credit reporting agency which lowered my credit score. Another time, I was scammed to send my Ocwen payments to another address which I did. I never received my payments back. Ocwen failed to notify their customers regarding fraud and scammers.

The Ocwen staff that calls me to remind me of the mortgage payment due are respectful. Knowing I lost my job in 2015 and was unemployed for 8 months, I am still recovering and occasionally I cannot make the payment on the 1st and sometimes late even past 15th, but they know I am working to get back to normal. High marks for Ocwen.

I'm in the process of filing a Chapter 7 BK. My goal is to reaffirm my debt after my debts have been discharged. I cannot file until I'm out of the hospital for surgery since the courts are strict about schedule changes. The minute I mentioned filing I was told I could no longer speak with a representative even though the filing has yet to occur. Other than that, the customer service representatives have always been courteous and helpful.

Why OCWEN is listed under mortgages, I don't know. I guess there's a loose association as they service loans for other subprime lenders, but make no mistake OCWEN is a debt collector. They are registered as a debt collector and use the same strategies as JDB's and the likes of the bottom feeders of the consumer predatory world. For a number of years OCWEN failed to pay any money into the escrow account associated with the mortgage attached to my mother's home, despite escrow being part of the loan agreement.
This left my mother behind on property tax and at-risk of property seizure by the sheriff's department, which naturally OCWEN or the lender they worked for would have bought the house for a song. This practice stopped when Delta Funding went bankrupt in 2007 due to the subprime housing crisis that OCWEN and Delta precipitated. However, OCWEN maintains irregularity in escrow collection and disbursement, causing an escrow account to go negative in the thousands of dollars. How can an escrow account go negative that far? Now irregularity is not a concern when it comes to interest collection.
They have successfully, and continuously allocated 80% of the monthly mortgage payments toward interest for the last 13 years, leaving <10% toward the principal balance. The maturity date of the mortgage agreement doesn't even allow for complete payment of the loan under the allotment used for payment segregation. By the time the maturity date comes to fruition, there will still be >$6,000 left on the loan. So upon the maturity date, OCWEN and whatever bank they "service" for will have earned upwards of $170k in interest, an additional $60k in principal, and will still be able to seize the property and resell it at the end. I hope, for the sake of lower income, or self-employed Americans across the country that OCWEN isn't around in 2034, and judging by the judiciary action against OCWEN over the last 10 years, they probably won't be.
I am pretty certain that because OCWEN pays to be a part of this Consumer Affairs site, that they also pay to have negative reviews removed and this will never be seen. I'm also fairly certain that the majority of the positive reviews on this website are in fact written by OCWEN and replied to by OCWEN. OCWEN is the 4th largest mortgage handler in the US that isn't a bank (they're a debt collector). If you visit the Consumer Affairs links for the other major mortgage brokers, you will see a lack of response. OCWEN uses this website to bolster their image.
OCWEN has, and continues to foreclose upon MILLIONS of Americans who were sold a dream and mislead to believe they were doing the right thing (agreeing to egregious interest rates). The subprime loans, such as my mother's, were sold with the intent that they would be foreclosed upon after a few years of payments, once the resident couldn't divvy up anymore. Unfortunately for OCWEN, my mother has continued to make good faith payments and never fell into foreclosure, so OCWEN found other ways to bilk my mother out of her limited income. Not once did the company ever offer mortgage relief when late payments occurred in the early ots, nor did they appropriately receive and distribute escrow monies. Their customer service is offshore, and can only help you obtaining loan documents some of which take upwards of 4 business days to receive via email. Do not trust this company or the services they provide.

I have a nephew who before the mortgage crisis was a mortgage Broker. I had never owned a home but I let him talk me into buying. I had an affordable mortgage that turned into a nightmare. I didn't think it was fair. Got my state AG involved. They introduced me to Litton Loan who in turn gave me to Ocwen and I haven't missed a payment or been late since. I do pay it towards the end of the month due to my disability check's arrival but since I've been with Ocwen I am stress free and I would recommend you to anyone.

Was invited to loan modifications and promised lower payment. My trials payment was $1590 and I was promised to get same payment as trial or nearest cash value. My loan never have balloon and principal was $374000. During modification process I was able speak to modification officer. I signed and notarized modification application. Then after some time I received final modification agreement. I get literally shock. My principal rose to $480000 and get also balloon payment $230000. My monthly payment rose to $1890.00 a month.
That property market values was never more than $390000. I try to get in touch with modification manager but never again get connected to him. He was always away from office. Also his voicemail send me to another loan officer but again he was never reachable. I try to convince him that if I walk away from this loan and try to buy this property again for market value I'll never pay more than $375000. Conclusion: My modification was total scam not barring on any economic logic. That's why we stop paying.

I am very happy with Ocwen for the way they have helped me over the past 5 years with modification with my loan. Now they are helping me to go thru another modification again. Helping people is what they do. This is my 2nd modification and Brett call me and walked me thru all the paperwork. If not for Ocwen I would of lost my home. I am a special needs bus driver and my hours are cut during summer. Thank you Ocwen.

Ocwen moved their loss dept from Texas to Ohio. My sinkhole claim was explained to the Texas office that I as the homeowner in the state of Florida by law can repair their own home as the contractor (Florida statute 489.103) and are exempt from contracting license by florida law. The Ocwen Texas office received my sinkhole claim in two parts. One, for subsurface ground repair from the construction company I chose and two, I as homeowner doing all cosmetic above ground repairs not related to subsurface grouting and underpinning.
These were two separate companies performing work on my 1.) house construction for subsurface ground repair and 2.) myself acting as contractor on house. The office in Texas was mailed a check made out to me, Ocwen and my law firm and was returned to them for the cosmetic work signed by my law firm and myself. They in turn sent a check made out to me only for 1/2 the amount of cosmetic work to be completed on my house. The company that performing underpinning and grouting were paid their amount for the work they performed which had nothing to do with the cosmetic work that I completed on my house.
The final inspection was completed after Ocwen moved to Ohio. The Ocwen representatives in Ohio had no clue on the prior conversations or correspondence that took place in Texas. Now the final check to be paid to myself the homeowner (as contractor by Florida law) had received notice a check would be mailed out express mail to me. The check was mailed to the construction company with my name and their name and their address on the check. The original check was not made out to them and they had nothing to do with the work I completed and it was mailed to their address.
Next I received a call stating that the balance... (I according to the terms was supposed to have been mailed the full other 1/2 of the payment) was going to be sent out in 3 days with my name only. Called their toll free number and was told the person who called me gave me the wrong information. The check would have the construction company's name (who had nothing to do with work I completed) and my name, sent to their address. Are their grounds for a lawsuit against this company for changing terms of payment to homeowner because they moved offices and did not inform customers with claims to be paid?

I closed my Chase checking account months ago. I had 8 accounts in automatic payments and I had no issues with any of them. OCWEN continues to collect payment from a closed account. Because of this, it shows I have been making LATE payments. It's disturbing since I have been making payments on time with a new bank account. OCWEN has forced me to make payments via MONEYGRAM. It's truly a hassle and time consuming (not to mention I have to paid EXTRA fees). I have called multiple times to fix this SIMPLE issue with no results. They tell me "it's the software that automatically does it" and they can't fix it. I am in the process of retaining an attorney.

Refinance to a fixed rate. It did not take a lot of time to go through everything. Our preliminary applying info. was quick & organized partly because we did our homework - my wife and I. We'll finish up the paperwork on Monday the 17th, if all goes well, and no big closing costs surprises.

After Hurricane Matthew devastated my area in October 2016 I contacted Ocwen and was grateful to be told that I could enter an agreement and not pay my mortgage payment for three months, with the understanding that those three payments would be divided among the following months resulting in increased mortgage payments. Sometime later I received a notice from Ocwen about my account being past due. I called and was assured by the agent that my account was being reported in good standing. The next month, the information was on my credit report showing I was 60-90 days late. I called Ocwen and directed to write a statement about the incident and fax it to Ocwen, which I did. After they researched the information, I was elated when I spoke with the representative and she told me they sent a message to the credit reporting agencies to correct the information for November, December, January.
What they did not say, was that once I started to pay my the increased payments (February, March and beyond) that I would be reported late. These are reported late even though I have made the agreed payments on time per the agreement!!! I asked to have the phone call reviewed when the agent told me I was being recorded as current. After many times back and forth I was informed this past Friday that the representative listened to the call, and I only asked about the specific months that were on the letter I called about. DUHHH!!! If I am calling with concerns about my credit, did it not make sense to let me know all is well now, but won't be when you start to make payments. Today I received a letter from Ocwen stating they have not received my payments for March 1, 2017 through April 1, 2017. Both of these payments have been made, as a matter of fact they were both made a day early on February 28 and March 31, 2017.
I called Ocwen and the specialist assigned to me was not available so I spoke with another one. She was very kind and explained that in their records I was current and the letter was generated and sent to me by mistake. I went on to explain to her my dilemma about the credit reporting and she told me that under the disaster relief program that I was participating in I should not have any negative things were ported to the credit bureau until after the length of the agreement June or July 2017. I can't remember if I made all my payments on time. She told me to write a statement and I explained to her that I had already done that and didn't understand that if I had the agreement with the company and they had all the information why am I having to do anything. She sent in a dispute for the research department.
Up until this point I had been very happy with the service I received from Ocwen loan Servicing. The recording when you call states that they are here to help homeowners. Is it fair to allow homeowners to agree to participate in a deferred payment program, have the owner pay per the terms of the agreement and then report to the credit agencies that they are late. This whole situation has been extremely stressful and added insult to injury. Not only was my home damaged in the storm, now because of what I thought was going to help me these items that have been reported negatively have lowered my credit score over 100 points. I have had to take leave from work to talk extensively on the phone with your representatives. My hope is that Ocwen will rectify the situation and restore the faith of a good customer who makes payments on time with no more aggravation.

Any time I had a question or request and I would come in contact with an Ocwen representative, I always received accurate information and the representative was always helpful and knowledgeable and resolved any issues quickly. I was always impressed with Ocwen. They're a 10 out of 10.

Ocwen always kept us updated on changes with escrow, we were never surprise when taxes or insurance caused our payments to increase. Ocwen offered bi-monthly payments which made it easier for us to manage and also helped bring the principal down. Any questions I had they were quick to answer. At the time of the home loan our credit scores were low but they were able to offer us the lowest interest rate among their competitors.

We are happy with the outcome. It was the first time we had applied for credit since the troubles of 2008, and so we were surprised by some of the documentary requirements. It would have been nice if we had started with a comprehensive preview of all the documentary requirements so that our expectations might have been set more realistically. Nevertheless, the officer and processor did fine work and we are happy. We accomplished our goals with their help.

Ocwen could not find a way to reestablish our loan modification or offer to assist with any other way to help us keep our home of 10 years. We were denied for all programs. We are now facing foreclosure.

No issues with mortgage process. It was irritating when the company representatives would call with a slight attitude if your mortgage payment did not arrive by the 15th of the month. More than one occasion, the individual was more interested in almost demanding payment on the spot rather than waiting 2-3 days for the next pay day. This is the primary reason we chose not to refinance our home with Ocwen.

Ocwen bought my loan from another bank. I noticed the difference in their website. It was easier to navigate and pay my bill. All the info that I needed was easy to find. It seemed like their goal was to help you pay off your debt.

We received a mortgage modification from Ocwen in 2013. I lost my job of 17 years, at the Milwaukee Journal Sentinel during downsizing. It was a very trying time in our life. We had fallen behind on our monthly mortgage payment and the people at Ocwen helped us save our home.

Unfortunately we have had OCWEN for 11 years with our home loan, recently I have noticed issues. Send out payments ahead of schedule and funds would not be posted to account for a month. Call the company and complain and get nowhere. I have sent now certified mail, overnight mail with tracking and still funds are not posted in a TIMELY manner and Ocwen calls and tell you, "Your payment has NOT been received," and you tell them it was signed for on a certain date and they say, "Well um we haven't received it." BS. This is UNEXCEPTIONABLE behavior from a bank that claims they are for their homeowners. I am beyond angry at OCWEN.

My experience with your staff was less than ideal. The biggest problem was language. The person I spoke with named Hernando ** was speaking broken English, most of which was unintelligible. I needed to ask him numerous times to repeat himself. He would give me a time to call me back. I would make arrangements to be here at the stipulated time, but he would call when I was out. It's probable I wasn't the only one to have a similar experience. Consequently I am exploring other options. Until this unacceptable situation improves, you will be missing out on much business.

Ocwen customer service is NO HELP. What's worse, all of their reps are outsourced to another country. I have yet to speak to anyone who doesn't have a very thick, foreign accent. My house is located on the county line, in Madison County, NC. My mailing address is a Buncombe County mailing address. When I paid off my loan in 2014, Ocwen recorded the cancellation of my deed in the wrong county. I am selling my property and the buyers cannot get title insurance because of this error. No title insurance = no sale. I have been calling Ocwen for nearly a month with NO help. Just empty promises. This company is a joke.

As a mortgage holder I find it disturbing that all correspondences from you let me know that "you are a debt collector" and that all information can be used in collecting my debt. I have a mortgage and I pay my bills. I also appreciate the reminders to have enough money in my account to pay my mortgage.

Ocwen Financial works very well with the state of California. Keep Your Home California. To help us stay in our home. Without the cooperation of both agencies our family would have been homeless. The only thing I can say is we would appreciate being able to get paperwork faster and maybe to get more clear answers when we can call. Sometimes they don't give complete answer to questions. That can be frustrating but they did very well cooperating with Keep Your Home California. We had a very good contact person with Ocwen Financial. Most of the time when we call we get very good point people at Ocwen. They do try to help. Without them we wouldn't have our home. They did very well getting paperwork back and forth between institutions and letting us know where we were at in the process. This kept us from being too stressed during a very stressful time. My experience with Ocwen. Ocwen is the best company to do business with. My two properties was upside down couple years ago. I struggled to make it work with other banks. They refused. They tried to foreclose on me, but thank God Ocwen step up in. They rescued me. They saved my houses by modified it with the lowest rate that I can afford to pay.

I had a problem for the first time since I have been paying my monthly mortgage payments online. Even though I made my payment on time, for some reason the payment did not go thru. I have no idea why and was so upset when I found out my mortgage was late and I had no way to fix the problem until the next day. I immediately, made a payment via Western Union, and then I noticed it was also going to be a late charge. I once again made another payment. I was so paranoid that night I was not able to sleep. The next day, I spoke to Ocwen representative and he assured me, I would not be reported late to the credit bureau, which was my main concern, since I have been trying very hard to repair my credit.

I had received some information in the mail from my mortgage co. which is Ocwen. I read it and did not quite understand it, so I called Ocwen and explained my situation to the rep. She was very helpful and took the time to explain everything to me, and made sure that I now understood. She was very polite and showed sincere concern for making sure I was taken care of. And that made me feel good, I knew then I didn't have to worry.

I filed a Chapter 7 BK five years ago and the mortgage was not reaffirmed. I won't get into specifics on why, but I had been making timely payments, since then. I contacted Ocwen, to see about reaffirming the mortgage... Since I'm paying it, I would like it to be reported to the credit bureaus. I was told that Ocwen would not reaffirm the mortgage, and I should request that the BK be re-opened. This is disappointing to hear. You would think that after five years, of acting in good faith, customers would not hit these type of roadblocks.

I call Ocwen requesting a form I need for tax services. The representative was very polite and knowledgeable of what I needed and offer to email instead of waiting in the mail. By the time I was finishing my conversation with him when he said "you should receive it shortly mam" it was on my mailbox. I end up doing my taxes at that same day, which was immensely helpful. It was a Saturday so I didn't had to wait or take day off work in the middle of the week to have my taxes since April is behind the door.

I sold 25 years worth of monthly payments to OCWEN for an agreement of 100k. At the end of it all I only received 26,500. I'm having a hell of trouble collecting even just getting a hold of the representative who handled my transaction. His name is Andre ** he is a real scum bag. He deceived me and I'm sure I'm not the first or the last so beware please.

I fell behind on my mortgage quite some time ago. I have multiple sclerosis and was medically retired overnight, at age 36. My income was cut in half, but I still had a child at home to finish raising. After trying to contact Ocwen about being unable to make my payment, I was simply told I had to make the payment. I explained my situation and that I had been in the hospital for 10 days just a week or so earlier. I was rudely told to make the payment. I asked about making an interest only payment, partial payment, etc. I was only about $200 short. I was told I had been making the payment and I needed to continue making it. I was further told that no help was available for me since I had been making my payments on time, assistance was only available for those who were behind on their payments.
Like many others, I grew tired of trying to understand the extremely broken English being read to me from a script somewhere in India. I asked to have my call transferred to the US and actually spoke to someone who spoke true American English. But at this point, I began receiving calls from representatives in both the United States and India! It took over a month to get the calls from India to stop! One very polite Indian representative was very kind and compassionate toward me. She offered to fill out the Loan Modification Package for me. All I needed to do was sign and return it online. I did as directed. Unfortunately, she lumped everything into basically one category and only partially completed the forms as needed for my situation. Several times, I've asked if I should complete the forms again and I've been told no because it didn't matter.
I've been working with Ocwen on a Loan Modification. I have lost count of how many different Relationship Managers assigned to me since this process began. I know for a fact there have been at least four! When I get to speak with one, whether it's mine or whoever answers the telephone, all I get is someone reading the notes left behind from the previous call(s). The relationship manager whom I receive the most phone calls from doesn't understand anything about the whole process. She literally acts like she is reading from a script. When I ask specific questions about the Modification Package, she struggles to read and pronounce the words.
When I press for more details that aren't clear in the package, she has no clue and agrees with whatever I suggest - whether I am correct or not. During a recent conversation, I asked if my balloon payment was including the interest I wasn't being charged with the new modification rate (-6%). She replied, "Yes! How do you think banks make money?" At that point, I thanked her for her time. I later called back and asked to speak to her supervisor. Her supervisor convinced me that my balloon payment was a large portion of my principal that was remaining unpaid. I took her word and agreed to continue with the Modification.
Yesterday, I sat and ran through the numbers. I can not make any sense of how I'm expected to modify a loan for more than my original loan amount, plus a balloon for more than 1/2 of that amount. Each person I speak to has issues with the numbers. As I have explained to several representatives: Numbers don't lie, but people do! I've repeatedly asked for a breakdown of how the numbers were determined for the new set of papers. I've asked for a copy of it in writing. I was told that it would be sent to me by the end of the day on Thursday, March 30, 2017. It didn't arrive and I'm not surprised. This is the typical behavior I've come to expect from Ocwen - Keeping the Customer in the Dark.
From my the numbers given to me yesterday at 5pm, these are the figures given to me: I have an Unpaid Principal Balance of $82,405.02, Past Due Balance of 40,597.43 [$38,877.83 - The actual total]. This Past Due Balance Breaks down as: Principal 4,906.72, Interest 24,550.86, Escrow 8,975.00, Late Fees 445.25. My Total (and that of the Rep) $38,877.83
When all of these numbers are put together: Unpaid Principal (with the $4,906.72) $82,405.02, Other Late Items 33,971.11 - pay 2% interest on late 8% interest, $12,000 Discount (after 2 Trial Payments) -12,771.29. ACTUAL TOTAL DUE $103,604.84. Amount on the Loan Modification $105,450.00 - No CLUE where this number comes from. In addition to this amount, I am being told I MUST agree to a Balloon Payment in the amount of $65,064.84. What is this Balloon Payment paying covering? There is NO remaining principal, late fees, or anything else. It has already been included in the $105,450.00 that I am agreeing to pay.
I've run multiple scenarios on Bankrate.com's Amortization Schedule Calculator, as advised to me by the referenced supervisor. I cannot find any situation in which my "new" monthly payment is based. I am trying to save my home. My next payment due date is very confusing. I've been told it is due on 4/1/17, but my paperwork shows 5/1/17. However, I am unwilling to sign any of this paperwork until I have an explanation of these figures in writing and officially documented. I can not agree to modify this mortgage for more than double the original loan on a home that is worth less than half of the amount.
**Page 2, Paragraph 3 - I have to have the Lender's prior consent in order to sale my property? I understand paying the loan off AFTER the sell of the property, but I've NEVER heard of asking permission to sell one's property. **On Page 3, Paragraph 5d - All fees incurred must be paid by the Borrower. WHEN and WHAT fees am I expected to agree to? **Balloon Payment Disclosure - I can not make payments toward it. It states that it MUST be made in one lump sum after all other payments are made. I would LOVE to have someone with Ocwen reach out to me, other than those I've repeatedly spoken with. I need help beyond what the script readers are able to offer me.

I have had my home on automatic payments for 4 years and just realized that PHH stopped taking my payments in February this year (2017). I started getting weird letters in the mail from a loan care company that I did not understand. Then looked at my account to pay and catch up and it won't process my payment because "function is unavailable". I am unimpressed with the lack of communication and my wife was shocked when someone showed up at our house and served us with foreclosure notices... How can I pay if I'm not able to pay or get through to pay this mysterious entity...

My mortgage was sold to PHH mortgage and it has been a nightmare ever since. They continuously lose your paperwork. Due to a family emergency I missed one mortgage payment. The next month they wanted 2 payments they raised my payment 374.00 a month. I was told to apply for homeowner's assistance. They kept losing my paperwork. After 3 months I called to pay what I owed, I was told it was in an attorney's hands. They would not accept my payment. The Atty wanted 2000. I was declined assistance. Was told to appeal and was declined for a totally different reason than the first one.
When I called NY case worker she wanted me to sell my house that I had for 19 years. I declined. I owed 3000 which I had. I didn't have the Atty fees. I was told to get money from my 401k or borrow from my life insurance policy. I told the rep the only way I could get the money from my life insurance was if I was dead. Without my knowledge she called my local police dept and said I was suicidal. I had 3 police officers come to my house and asked me if I wanted to harm myself, which I said no because I didn't. This was done in front of my 2 and 8 year old granddaughters. This company is an absolute nightmare.

I requested a modification because I was employed for 7 months. When I first applied I was on unemployment and was told that I had to have a job. I was under the impression I would lose my home. My relationship manager worked with me. I informed him that I was starting work real soon and he said once I started work to reapply. We have recently completed a modification to the mortgage for our home in California using Ocwen Loan Servicing, LLC. Ocwen kept us informed of the status of the modification from the time we knew that help was needed until the modification was completed and accepted by all the parties to the mortgage. They responded promptly to our questions and assigned a Relationship Manager for us to use as a single point of contact.
Ocwen's customer relations staff are very knowledgeable of all aspects of loan servicing. Verbal and written contacts are always done professionally and in a friendly manner. Their online service provides a website with timely status of the loan, offers complete access to the loan and its associated functions and provides for easy communication of inquiries. Ocwen is far superior in service, effectiveness and willingness to support its customers than any other loan servicing organization we have experienced over 30 years and 50 mortgages.

I am a court volunteer and I serve as a guardian and conservator. I become appointed by a probate judge, for the elderly or for people who have been deemed incompetent to handle their finances and sometimes all decision making. I have had to try and work with PHH Mortgage, when some of the individuals that I have been appointed to, have PHH as their mortgage holder. I write a letter to PHH with my certified letters of authority with the court order. They have chosen to ignore this court order time and again and refuse to acknowledge that the individual I am serving in this capacity has been deemed incompetent to handle their financial affairs and in some cases, not able to make any decisions on their own anymore.
With the current case I have, I have been trying since January 2017 to get PHH to acknowledge the borrower (my ward) is an incapacitated individual. I have sent the court orders 3 times, have called several times and they still will not talk to me, change billing address or send payment coupons to me. Most of my individuals I serve are, the elderly that have been taken advantage of, suffer from dementia and are already scared they are losing everything. In many cases, these individuals have not paid their bills and may even be delinquent on their mortgage payment putting them at risk of foreclosure or already in foreclosure.
With companies like PHH, that refuse to acknowledge a court order and appointment of conservator, make these individuals more terrified they will lose their home. What is wrong PHH mortgage? Don't the get it! Do they not know a court order when they get one? I will be writing one more letter today, stating that if they do not acknowledge my appointment, I am filing a motion and order to show cause. Let them explain to the judge why they are refusing his order.

I was disappointed that when we bought our new house that we would have to change loan companies. Their website is very easy to use. You can get all of your tax papers right off the website. I have had difficulty with PHH Mortgage since my mortgage was sold to them four years ago. They recently sent me a letter stating that they were notified that my home was vacant and it is not. We currently owe $112,000 and our property was appraised at $187,000 for our refinance four years ago. It seems PHH mortgage tends to "bully" its customers and find ways to gain a property by unethical ways. I would not recommend anyone to get a mortgage from PHH mortgage. They are not an ethical company.

They have been a nightmare after a couple of months after I closed for my first home. Random fees, surprise overages, made up numbers in shortages and the list goes on. Even worse is their foreign call center. Worst of all is that they don't even listen to what you have to say. I explained to them what my problem was with extremely high shortages even though I did escrow. My taxes went up by $76 dollars and all of a sudden my shortage was $5,800. I called to have them explain what is the shortage is for if it was only $76 dollars. Their unforgettable answer was... "YOU JUST HAVE TO PAY THAT!" I asked them to explain and they just kept telling me was "YOU JUST HAVE TO PAY THAT!"

Through out the years. They helped me keep my house especially when the economic meltdown of 2008. They lowered my mortgage and the price of the house from the original purchase price. Till today when I have the chance to refinance, Homeward Financing which is an affiliate of Ocwen gave me an opportunity to refinance with a much lower rate.

I would recommend Ocwen and Homeward Residential at the top of my list! We have been Ocwen customers since 2006 and when it was time for us to refinance I was solicited by several banks but chose to use Homeward Residential because they are affiliated with Ocwen. My loan officers, Ronald ** and Jordiana ** were very responsive and just a pleasure to do business with and I'm sure everyone knows that this is not a fun process but they made it very easy and this was the fastest loan closing I have ever been through! My husband and I have worked very hard to clean our credit up and we were rewarding with a great interest rate and even able to take several years off our loan saving us thousands of dollars! They can never find me in the files as an authorized person, you can never call in and speak with person handling loan when you call, they charge for everything unless someone who is in charge waive fees, and they don't make it easy to find other options without a lot of changes to qualify before they are changed again. I don't feel they are out to help those who are having problems or make affordable payments just out to get there property.

This is a factual representation of my experiences. Dual tracking and extensive paperwork denied our mod the first time and we hired a document processor then. They finally accepted it after 8 months. They told us not to pay or we wouldn't even be considered for a modification. Dragged their feet and delayed timely processing of the mod. Predatory lending practices and discrimination because of the ridiculously high PMI. I had good credit and so did my co-signer, but I am dark skinned. Redlining just to name a few.

Ocwen is terrible I would give them an F. I filed bankruptcy and completed it paying in full all of my mortgage. It was paid in full Nov. 2016. Dec 2016 Ocwen sent a letter to the courts saying I owe another $6733.00. The court sent me letter. I contact Ocwen and find I have $12951.23 in suspended account which would cover if I owed more with a refund. I had them (Ocwen) to draft me a letter with this information 12/14/2016. On 12/15/2016 monies was reversed out of the account. No one can tell me where it went. Later I talked with supervisors and other staff twice a week until today 3/13/2017 with no statement letter saying the account is paid off, and their lawyer can not even get information to my lawyer about the account. So out of four different mortgages, from three other companies I have sign off of the deed in 2016, this one; three months later I have got nothing. My plan ended Dec. 2016. It is now March 2017, nothing!!!

I sent in a payment by FedEx on Feb 22nd, they received it in February 24th (paid extra so they could receive it asap). Someone signed for it from Ocwen (S. **) and they haven't been able to find it!! It is March 10th and still nothing. All the while it is showing my account as late, messing up my credit. Now they want me to send a copy of the check! For what they have the original!!! It is Friday so it looks like yet another week of not being able to find this check.

You ask why I gave a high rating. Well I am glad you are my lender. You have been with me thru a divorce and then being a cancer survivor and thru the court awarding custody of my two grandchildren. I have had a real struggle but I haven't been late on any payments in years. I only wish you could help me now. I got laid off from my job in June. My son was helping me but he fell and broke his leg so I had to help him. He is back to work now, but I still need to refinance my loan to do the much needed repairs on my house. When I speak to someone about refinancing this mfg. home it's like I have the plague or something. It's worth a lot more than I owe.

I was having difficulties paying my current mortgage payment. The representative I spoke to was able to help me with all of my questions. I filled out the loan modification over the phone. This is quick, convenient and saved me time with submitting the application.

I was so excited that my HARP loan modification was approved but 8 months into the actual loan I found there was an accounting error that now has caused what seemed to be a savings grace is now a nightmare that no one (including the Ocwen Research Dept) could resolve. My loan is one month behind even though I have paid every month, I'm receiving numerous collection calls, and they are adding late fees. I've been made the victim of their error and I will have to endure this until I can pay an extra months mortgage.

I have had a long and torturous experience with Ocwen and want to alert others to avoid using this company if at all possible. My experiences with them were as a result of the death of my father. The family home had a second mortgage with Ocwen and so I began dealing with them shortly after my father's death. It took months to get them to acknowledge receipt of my father's death certificate and then when there was a refund due on the escrow, they issued the check in my father's name, even though they had the death certificate! How crazy is that? Why would you issue a check to a dead person. I spent many months getting this corrected, in the meantime Ocwen held on to the funds (over $1k) that my mother on fixed income could have used. Agents did not return phone calls or emails. Very frustrating experience.

I had been on this program for years then they wanted to discontinue it. It benefits me having this program so that I don't have to worry about not getting it paid on time. The representative was very polite and walked me through the whole process to getting reactivated. I hope the program continues until the end of my payment program.

Every single time I send in any extra monies I write APPLY TO PRINCIPAL ONLY on my check and every payment I send this company either hides the money in a suspense account claiming they don't know what to do with extra monies or they apply to future monthly mortgage payments and collect interest... Every single time... I have to call in and explain what is clearly written in my note section of my check EXTRA PAYMENT TO PRINCIPAL ONLY. This company fraudulently claims "oh our mistake" and waits an additional 2-5 days to put monies where they should go meanwhile collecting interest on those additional days. Yes I am aware it's only a couple dollars here and there and a huge amount of time and stress for monies to settle as they should. Highly unethical business practices and frustrating not being about to trust the company that holds all the cards on literally the largest debt I own that I am trying to payoff earlier than scheduled.

I would like to thank Ocwen for helping me to believe that miracles do and can happen for people like myself. I am a 60 year-old disabled widowed woman living on a fixed income made it very difficult to keep up my mortgage payments. I was behind in my mortgage payments and at my wits end, and I thought I would lose my home and become homeless. Taking a chance I called Ocwen, after explaining my situation, I applied for their home modification and to my surprise I was approved. I was shocked because it seemed like these things only happened to everyone except me.
OCWEN REDUCED MY MORTGAGE PAYMENTS, THE INTEREST RATE, AND GAVE ME A DISCOUNT OF OVER 50,000.00!!! I cried on phone to the person that gave me the GOOD NEWS!!! I told everyone that God gave me a miracle and miracles do happen. OMG, what a blessing to be able to continue to live in the home where my deceased husband and I raised our children. Thank you Ocwen, for everything you did to relieve my burdens of not knowing where I would live. God Bless You.

I call to explained that I received letter from Ocwen that stated I have to make mortgage payment through Western Union. The lady told me while the decision was make like that I was even more angry and I told her I don't want to hear that. She was calm and told me other alternative by bank wire or bank certify check. After 5 minutes that almost lead to argument with her patience I listen and problem solved. She was a professional.

I was treated fairly throughout my experience with this loan, but unfortunately, like so many others I bought at the wrong time and the value of my property went through the floor. When I lost my tenants I could not afford the property and I applied for a deed-in-lieu. I have been treated fairly and courteously throughout this process with complete transparency and consistency. If I ever buy another property I would certainly consider Ocwen for financing and would recommend them to friends and family.

Ocwen literally saved my home so my family of 5 could stay in our quiet little village we call home. With the economy bordering the depression of the 1920s, paying bills, saving for college, and the crazy idea of saving for retirement was a tall order. With one phone call, Ocwen almost instantly restructured my mortgage, allowing me to make 3 hefty payments to show them I was serious about saving my home and in turn showing them I was faithful. I passed and the savings were astronomical. I always take their calls because they want to help and they went above and beyond that. To this day, times have gotten somewhat better but still a challenge. They allow me to tell them when I will make the payment and in turn, I without hesitation, pay the minimal $10 late fee. They trust me to do so and I do. I can only hope my mortgage is never sold off to another service provider. Their customer service is 2nd to no one. Thank you Ocwen!!

Ocwen's online bill pay website has recently been improved. Now I able to access the pay date Calendar on my small Galaxy Core Prime cell phone and this makes it possible to make my payments with my cell phone anytime and anyplace. Before this improvement I would have to go to another computer (which was very inconvenient) to make my payments instead of using my cell phone.

I recently had difficulties and requested a loan modification. Ocwen was very responsive and the process was relatively easy. Once my paperwork was received, they processed it in a timely manner and took a huge load off my mind. The account managers I spoke with were all courteous, friendly, and knowledgeable. After a few weeks of negotiating with Ocwen, my opinion hasn't changed that much at all. Rather than me dealing with employees in India, I deal with employees in the U.S. It remains questionable as to WHY my payment adjusted multiple times within a few months. An escrow analysis is only conducted once per year.

I have been using Ocwen for about nine years now. Every time, I mean EVERY time I call, I reach someone from India and there is a language barrier. Extremely frustrating. Also, when calling, before you can select an option to speak with someone, it's already five minutes before you can select that option. You have to listen to all the disclaimers as well as your account information. I can find all of my basic account information online so when I call, I actually need to speak with someone. My average calls are between 30-45 minutes. It's very hard to call and get your questions answered within 10 minutes.
Furthermore, Ocwen paid my homeowner's insurance TWICE to the same company, one day apart! As a result, my escrow account is in the negative. Absolutely no excuse for that. I highly encourage someone looking for a lender to look elsewhere and do NOT use Ocwen. The customer service and attention to detail is horrible and you always reach someone in India.
UPDATED ON 05/02/2017: This has gotten old pretty fast. In March 2017, I posted my recent experience with Ocwen which was unsatisfactory. After being assured the error of paying my homeowner's insurance twice was corrected and would not happen again, Ocwen did it again. Yes, they paid my homeowner's insurance a third time within two months causing my escrow account to carry a negative balance. Per my conversation with Ocwen's Ombudsman Office, my account clearly indicates my current homeowner's insurance carrier. Well, in mid April 2017, Ocwen paid the insurance company that I canceled in March, and oh by the way, I notified Ocwen I was canceling my policy with this company in February 2017.
Someone is just not paying attention to what they are doing. Ocwen does not treat customers' account as if it were their own. Ocwen's repeated oversights has caused my escrow account to carry a negative balance on multiple occasions and I'm tired of it. If I could refinance with a different lender today, I would. This is a fair and honest assessment on the experience I have endured with Ocwen. What happens if a customer misses a payment? Ocwen will report a negative remark on their credit report. The same should apply when Ocwen continuously makes errors on a consumer's account. This should negatively impact their business. Like I mentioned in my comment on 03/01/2017, PLEASE CONSIDER USING A DIFFERENT LENDER for your loan servicing. Since my loan was sold to Ocwen, I have had 3 to 4 times more negative experiences with them than positive.

Ocwen has dragged us through a non-ending nightmare of paperwork, going on four years now, all while our principle mortgage keeps racking up. So far, they've dragged it out so long, we owe them more than it can be sold for and we will most likely be forced into bankruptcy. There should be laws against institutions like this!

I have been diligently trying to assist a close friend with a loan modification with Ocwen. They have taken us through the process, only to find out THEY WILL NOT DO IT. My friend is 77 yrs old, is on oxygen and is not able to work. Her husband was tragically killed in a car wreck back in May, 2016. She has $1,644.00/month from SS benefits. The loan rate with Ocwen is outrageous and out of line even for today's times. I don't know where to go from here. Do I contact the Bar Association to obtain any law firm that might be handling other case complaints such as mine? I don't know who to file a proper complaint with in order to get some action filed.
My friend's bills total $3,000.00/month. She's having to withdraw $1,500.00 from a life insurance fund to meet her bills each month. Sooner or later that money will run out, she will have NOTHING to live on and will eventually lose her home. It's a sad situation that Ocwen isn't taking into consideration this savings account is LIFE INSURANCE money from her deceased husband. Other than the $1,644/month SS, she has NO OTHER income. She also has a $13,500 IRS lien she's trying to down.
Please direct me to the proper party that can help assist in this situation. I think Ocwen is RATE GOUGING their clients. Her loan is not the only one being mishandled through Ocwen's process. They have been under investigation in the past for mishandling customer situations to reduce monthly payments. Any assistance is much appreciated. Thank you.

Ocwen has screwed us from the beginning. They contacted us and offered to lower payment when my husband was ill. They told us NOT to make our payment and then they put us into foreclosure and the following 10 years were a nightmare of messed up paperwork, phone calls and promises that did not match letters received.
Finally I wanted to take over the loan in a divorce, they sent all the paperwork then refused to talk to me as they said a modification was offered which they offered while foreclosing on us. They foreclosed, had sheriff sale, listed house as for sale while in redemption. Have not notified me of a move out date or responded to any requests to rent from them. No one in this entire process could speak clear English. The entire experience was/is a nightmare. This home never should have gone into foreclosure. There is so much paper work. I could never even sort it out and I'm sure they legally could not either. Ocwen stole my home by using confusion and lies. I want my home back. It was stolen.

I can't believe the reviews I'm reading on this site. I tried getting a modification with Ocwen. The whole process took over 9 months. I filled out mod package and faxed it back. About every 2 weeks I would get a letter stating that paperwork was missing. This went on for 9 months. In the meantime I was told the best way to get help was to fall 3 months behind. At the end of the 9 months I was told that the group of investors denied my modification. I asked my relationship manager why and was told that I filled out the paperwork wrong. I had to pay 4 months of mortgage payments or lose my home. Ocwen does not help homeowners. They just want them to default so they can take over the home. These reviews must be written by ocwen. If you do any research you'll see that the reviews on this site are so different from all of the rest.
I'm underwater on my home. Have been since 2005. Every mortgage company I've had has gone out of business for fraud of some kind. Now I'm stuck with Ocwen and this mysterious group of investors. One more thing. Ocwen will tell you to look at third parties for help such as harp. They are useless. I've tried everything. Please don't believe the great reviews you read here. I swear they're written by Ocwen themselves. That's why when they call they say they are a debt collector. More interested in talking you into a short sale than actually helping you stay in your home.

I have had a mortgage with Ocwen since 2004, I've tried to refinance my Mortgage since the recession, because my interest rate is 6.55%. I've sent in 4 packets of filled out to do a loan modification. I've emailed all the documents 3 times and I paid $28 to mail them all the information for the refinance, and they said they could not find it, however, I sent it with a signed receipt from the USPS!
Then, they said I owed them $5,000 escrow when the payments were built into my payments. So they could not prove it to me, but I paid it anyway to shut them up! I reapplied for a mortgage refinance, and they kept saying my papers were out of date, even though Federal law says any info you send to a lender is good for 6 months. But they say three! LOL. I hate this company because they are so hard to work with! The people you have to talk to are in India and mostly ** just Major problems dealing with this company. I'm in the process of trying to get a refinance with another company just to get eh ** away from them!!
My interest rate with them is 6.55% so no they would not lower it when the market crashed or even now, because they don't want to lose all that extra money!!? They make you jump through so many hoops and then WILL NOT help you. I'm on fully disability and My meds cost $1,000 a month in co-pays so I sent a hardship letter and they still said my paperwork was out of date. I can't help it if I had been in the hospital for 3 months when I started the package until I got to finish it and sent it to them.
I'm tired of hunting down all the stuff to send them, and then put it up and then get a letter saying they need the same paper work I have already sent them, it's Crazy! Either they have no idea what in the hell they are doing, or else it just harassment!! I've been with this company since 2004, and I know what I'm talking about. RUN!!! If, you have any other offer from another company, I'd say take it and run from them as fast as you can!

Have proof that my bank sent payment to the right place and on time. PHH rejected it - sent it back to my bank with no explanation, then claimed they never got it. I have screenshots from my banking statements and other communication from my bank proving payment was sent to the right place and on time. Now I get these phone calls from call center in India I cannot understand and they claim to be from PHH but demands I give them account info when they call me - sounds like a scam. WORST COMPANY EVER, well, maybe apart from Land Home Financial, Chase, or well, I'm running out of options...

Tried unsuccessfully to refi a house for over 1 1/2 years. As long as I was paying the 8.25% I kept getting the run around from numerous employees in India who had difficulty with English, but were great at asking for more paperwork; or the same paperwork in a different format. Worst financial company I've ever dealt with. My recommendation to get anything done' stop paying.

We recently sold on a house. Ocwen was very quick to answer any questions and finished the mortgage payoff process very quickly. Ocwen had great customer service the entire time we had out mortgage managed through them. I would definitely use this company again.

This company was very nice when I needed to re-modify or make payment arrangements. Just sold the home and it was a pleasure to work with them. Not like some companies when you make arrangements they just keeping calling anyway. Was very pleased.

In working with Ocwen to manage our mortgage I found the experience to be one that was easy (in terms of payment, and getting customer service), reliable, and straightforward. When I had call to contact customer service I was always provided with an answer (both verbally and written). My only problem with the company were extra charges for ancillary items like a Financial Insider subscription etc. I never asked for these, but they were assigned to my bill, and it is left to you to request to have them removed. Seems it should be the opposite. They should be offered, with the default answer being no. That policy needs to be corrected.

Ocwen kept things simple. I have had my mortgage with Ocwen for over 5 years and although I had a few hiccups along the way I was always treated with respect and professionalism when I would speak to a representative. I appreciated all the information they provided me whenever I would call with a question. If I were to change anything about Ocwen, it would be that the Automated system would not call to remind me of a payment due on a Sunday during church and the date being only the 4th of the month. I could not help that the mail service was slower than Ocwen's computer. Otherwise, my experience with Ocwen was great.

I called OCWEN to let you know that I was going to be a few days late with my mortgage payment due to a problem with my direct deposit. I expected to be treated poorly, like I have been in the past when contacting a creditor. Instead, the representative was extremely helpful, made the notations to my account, and suggested ways in which I could keep this late payment from impacting my credit. I was so shocked at being treated with respect and helpfulness, which is so different from the treatment I have received from other creditors in the past. This made a huge difference in my day and makes me very happy that OCWEN is my mortgage servicer.

You are the worst mortgage company in the world. You stole money from me, but in order to clean up my credit, I had to make payments I had already made. Your customer service people are horrible. Most do not understand or speak English. I speak very poorly of Ocwen every chance I get. You people are absolutely terrible. You caused my family much distress and anguish. Only good thing they remodified our loan. Bad thing is they sent payments back and said they were gonna foreclose. We sent payments. They can't foreclose. We think they are doing this on purpose to try to take our home cause it's worth more than we owe. We are going to get other help and a lawyer.

In January of 2016 my Ocwen mortgage payment was stolen out of our mailbox and used by the person to make a payment on his AT&T credit card. I didn't find out about it until Ocwen called about the missing payment. When my bank and I discovered what happened I was told to file a report with the police and the post office and then to contact Ocwen to inform them. Until my bank could reimburse me I asked to make the payment over the phone with a credit card to avoid the payment being late. That was refused. I borrowed money to make the payment and sent it to the address they gave me in Texas! My payments normally go to Illinois.
I was then instructed by my bank to fax them a request to not notify the credit bureaus of the late payment because it was beyond my control. Not only did they not acknowledge the issue but I got a letter in the mail that had nothing to do with my request! I was very frustrated with the lack if customer service and with not being able to contact anyone by phone who understood the problem. That along with misdirected payments to my escrow account and for optional products (i.e. home warranty premium). I've not had very many good experiences with this company and am not sure I'd recommend them to anyone seeking a mortgage.

I have not had any bad experiences with Ocwen. My health and financial problems have not been Ocwen's fault. The people that I've dealt with have been very efficient, polite and competent! I am sorry that I have had financial problems due to breast cancer. I am now praying that I do not lose my home due to my own fault. Hopefully, Ocwen can and will give me another chance now that my finances have improved in 2017.

Setting Up Bi-Weekly Payments after 3rd Party Termination - Heather was the representative I worked with after my less than stellar review. This review came after Ocwen did not renew its contract with the 3rd party vendor handling payments. Heather's number is **. She took care of reversing the payments and making corrections and guiding me through the set-up process over the phone. The first representative I spoke with told me there was now no bi-weekly program. I was pleased with Heather for staying with me until the account was set up to my satisfaction. Thank you for operators like her.

The experience was terrible. As a co-mortgagor, I was never able to get correct information. The "first name" on the account (other mortgagor) declared BK and included the property. I maintained the payments on my own for 7 years. I never received a monthly statement, a 1098, etc. I called in several times and it would take VERY long to even be allowed to talk about the account. I am filing a notice with the CFPB.

I have an adjustable loan being serviced by Ocwen. They have adjusted my monthly mortgage payment based on new interest rate and current principle balance, however when I attempted to reduce my principle balance prior to the loan anniversary date, they refused to adjust down my new monthly payment. They cite their internal procedures for this denial of service which goes completely against my loan agreement and they don't care.

I qualify to remove PMI. After getting the runaround, I finally am able to get them to tell me that I need to send an email to a specific address with a specific header and information requesting that I cancel. That triggers them to send me a letter with a form to fill out with the same information in the email and mail back. That then triggers them to call me and say that they can proceed once I pay the $105 home valuation fee... but that they can't process it right now, and they will call back in a few days.
About a week later I call to ask why they haven't called, and they say that approval hasn't been granted to proceed with the valuation, so I can't pay yet. They call a day or two later to say that approval has been granted, but I need to pay the $105 valuation fee. I ask how, and they don't know, so they conference call in a specialist of some sort who also doesn't know how. They suggest I just put it in my next payment as extra principal, but then call them after it gets processed to manually ask them to apply that fee, lest it get dispersed as additional principal. I said that seemed error prone and didn't want to do that. They said I could send a check (but since it's a random check it's equally error prone) or I could do it over the phone for an extra $19.50 (an extra 18.6% if you're curious). I agreed to the phone, to have it done now.
After a while on hold they took my information, BUT their system wanted to process the $105 as an incomplete partial mortgage payment, which he assured me would be fine, but has me worried that it will lead to a problem. So it's entirely plausible that my tale of irritation isn't yet complete. Additionally, their system constantly says my payment is overdue and doesn't say the correct amount due because I agreed a long time ago to switch to their weekly payment plan.
You have to pay a 1 month in advance, and then 1/4th the mortgage amount is taken each week. I like this, except that it breaks their system which then constantly claims my payments are overdue and that I owe 3/4 of the Mortgage (since it has only applied 1/4 so far for this month... even though I'm a month ahead)... yeah, so their system basically sucks. Of all the things to get wrong, letting people give you money is a stupid one to mess up.

When I call the refi line, I am always prompted to leave a message with name phone number. They haven't returned a call in four months. Never!! Why direct customers there if nobody ever calls you back? From November 2016 thru the present day not one returned call.

Ocwen was not our original loan company, and after the housing market crash a few years ago they purchased our loan. EVERY. SINGLE. YEAR. Since they purchased our loan we get a letter that states that we have an escrow shortage in our account. I live in a small house in a relatively nice neighborhood and I cannot BELIEVE that my taxes have gone up every single year to an amount where I am having to pay almost $700 extra due to shortage in a lump sum or, conveniently, they will split up the amount due into 12 and add it on to my monthly payment.
This year I got a letter that any payment after February 1st would be higher if I didn't pay the shortage in full. I sent a check and it took them forever to clear it. However they started taking the larger amount out in January because of bi-weekly automatic payments that I have set up. I called and asked about the check I mailed and the woman I spoke to said they had received it and it should clear soon. WOULDN'T you know it. It cleared the next day. I have inquired with many others who use many different mortgage lenders and NO ONE has ever had a shortage notice mailed to them. This indicates a clear issue with Ocwen and I CANNOT wait until I sell my house in a few years so I can get out of dealing with this horrible company.

This company made my credit go down because they took my payment (monthly payment) from my savings acct instead of checking acct. They have all the records and still they wanted me to show proof and they would not credit my acct. for insufficient funds and that's why this company is a fraud.

For the last three years they have been paying my property taxes and my tax adviser has informed me every year that I am being overcharged for my property taxes. I have try to contact someone in the property tax department by calling the phone number they give on their website. However, the customer service answers and they make it very difficult for you to talk to anyone in the property tax department. I have to write a letter and wait for their response. It could take 30 DAYS... I am very upset with this service.

Great experience with customer relations!!! But recently Ocwen dissolved a middleman in the automatic withdrawal part of their business and then raised their rate $73.16 per month, instead of reducing after removing the middleman. I don't appreciate that!

My personal experience with Ocwen when struggling economically has been excellent. They has been there to help my needs. Ocwen has been following up my case with empathy and knowledge. Instead of rushing up to pay, they are offering alternative options to help me. I have heard from other people how difficult they have to deal with other companies and they lost of their homes. I have nothing but great things to say about Ocwen and I would recommend a friend. When I went through my divorce, Ocwen was there to help and suggested that I apply for the Re-modification loan and it helped to relieve the financial hardship. Two years later, I was laid off and Ocwen never tried to foreclose on my house. They kept calling to help by providing programs who could help with mortgage payments especially when it was a buyer's market. Ocwen went through the bad times with me, and I appreciate that in a mortgage company.

In 2014 after my husband died, I was going to apply for a HARP loan so I could keep my home, however since I had not missed a payment I was not eligible. I then contacted Ocwen, and they assisted me in refinancing my loan, with their help I could keep my home.

I agreed with modification offered. Yet I am experiencing upkeep funds shortage for property's sudden repairs have come up. Even though I invested over $22,000 in renovation since 2015, I believe error in calculating percentage of Rental income to be set aside for upkeep drove up interest my rate causing higher monthly payments and funds shortage.

I got divorced about 4 years ago and they were going to foreclose on my home. I got my home in the divorce and I knew I was in trouble and didn't know what to do. My ex got everything including I had to pay off her credit cards, and new car. And if that didn't hurt they took $1000 a month. We had no kids together so I really took a ride. Well anyways got a call from OCWEN. Wow they saved me. We discussed it and we did everything online. They were and still are very kind and courteous. I can't really say enough about them. They were there when I needed them. I can honestly say I never had a better experience with any mortgage company. I would like to thank everyone at OCWEN.

I feel that in the past Ocwen was difficult to work with. I could not change my address without submitting a written notice to them. They changed their web interface multiple times. If it's not broke don't fix it - this just makes more work to relearn.

Please hire people from the USA to determine eligibility and process loan assistance. I know it is the same guidelines, but hiring people from our country that understand our society, and our problems. Overall OCWEN does not offer help to the people in a hardship! Everything is a waste of time. Do not ask for help. You will not get any! I am very disappointed and ready to refinance with another bank when I can.

Needed a hardship modification. They were totally unhelpful. They strung me along asking for more and more paperwork until the program ran out and then their only suggestion to me was that I put my home on the market. Besides not be able to understand them because they are all living in India and can't speak English. It would be nice if America got these jobs back for people who need them here. They just threw me and my family under the bus. They are a horrible company to have your mortgage with and heaven help you if you have a financial hardship come your way. They suck at caring and their advertising on the phone and web is all lies when it come to helping you lower your payments. To add insult to injury, we just lost our son this last week. He died from a seizure. With him went his SSI income, so now we have even less income than before, but they don't care.

We just refinanced with Quicken and I am so pleased. Your customer service was deplorable. It took calling every single month for months to get a representative to understand that when I sent in additional money it was supposed to go to principal. That among other things made my satisfaction with Ocwen terrible.

PMI removal and multiple delays in processing our loan modification -- We were in anticipation of have our PMI removed soon as the interest-bearing part of our modified loan is at 81.8% LTV. We also have a post loan mod document stating LTV was at 88%. When we received a document on 3/23/2016 stating our LTV is at 96.4% in response to our request to have PMI removed. We were completely "surprised" unfavorably at what they were trying to do here. We feel completely trapped in a $333/month PMI payment to United Guaranty through PHH Mortgage's apparent and then blatant violation of RESPA. Or else why would the amount be so much if it wasn't being divided up among the entities involved? Per our mortgage documents the two balances should remain separate for such calculations.
Also note on this sheet that not only is it the wrong principal balance but also, but it is the wrong language as to what is defined as "late" for their reasons for the denial of the PMI removal. They say "late payments made in the last 12 months," not "late payments of 30 days or more" as it should read. They have been doing things like these mentioned ever since we even tried to get a loan modification, now they are trying the method of attaching the interest-bearing amount to the non-interest bearing amount which is unfair and makes it eon impossible to remove PMI. Just disgusting greed on their part.

We received a letter in the mail that OCWEN had been bought out on 1/23/17 and that gave two weeks to transfer our payment information over because the currently bi weekly auto draft setup they had is going away after 10 years. Upon spending 5 hours on the phone with them trying to get into the website and Several call backs I was finally able to get into their website.
When I tried to setup the auto draft with their support on the phone, the website showed one amount and he was walking me through the auto draft setup and their autodraft /bill pay site showed that it was 100 higher than what my monthly payments actually are. His answer was to "Go ahead and agree to pay the amount listed and he will fix it later." I don't know about you but my answer is NO I won't agree to pay an amount and hope that this guy will stand by his "I'll fix it later." To me this seems VERY fishy and underhanded. It's extremely unprofessional and against anything that seems legal or legit.

I wish I would have check reviews before getting involved with PHH. The loan consultant would NEVER return my emails or voicemail. On more than one occasion, lost my paperwork and I had to resend it. It's been 5 months and we still haven't closed on the loan. I emailed the supervisor and was told, "thanks for the feedback." Nothing was done to get the loan consultant to do his job. I will never use PHH again. And I'm telling everyone NOT to use them.

If you happen to have a loan with them and figure why not refinance, DON'T DO IT. I just had the worst experience where they stalled and ran out the clock on my rate lock even though they had all of my documentation and tried to bait and switch me into a higher rate. Then they charge me a $600 non refundable application fee to add insult to injury after wasting months of my time. Make sure you go to a loan broker who you can trust and they will source you a loan from many trustworthy sources. This one is the worst and lesson learned, there is no efficiency in refinancing with who you already have a loan with.

Do not do business with this institution! Their customer service is HORRENDOUS. They never call back. The people are incompetent and just stonewall you to death. My mortgage was sold to them with my knowledge which is not an uncommon event. They reached out to me last for a refinancing. They have no clue what documents they need. Instead of asking for everything all at once, they drag it out making the process tortuous. We ask them if they need anything else and their response is: "No we have everything we need." A week later they ask for something else. They dragged this commitment process over 4 months causing our rate to expire and now they want to increase the rate from 3.65% to 4.45%! It is criminal. You have been warned.

I started the process 10/12/16... They asked for follow-up paperwork, which was always returned within 24 hours. It was supposed to close early January. I called Matt **, he said he would extend the terms and escalate it. It's now mid-January and there is no return calls or emails. I paid $600 for appraisal and put in many hours and time into this. How do they get away with this? The second round of paperwork increased the closing costs significantly.

I had an employee explained to me over the phone and in writing that if I could show proof that my payments were made on time that he would remove the 30 days late. I show this person proof that the payments were made on time, and he decided not to remove it. Every time I disputed with the credit bureaus, Ocwen send me a letter stating please give us 30 days to investigate. Right before the 30 days ended they would send me the same letter that, "Our investigation team show it as being accurate". My copy of proof is in black and white on a letterhead from my bank.
I had one employee call me back from India to physical hurt me because I reported on him. During that time I was with Ocwen who serviced my loan from another mortgage company I asked to speak with my lender, and they stated 'no'! When I was able to contact my lender it was sold to another lender. When I called Ocwen back to further investigate who actually owns my loan they repeatedly said 'no'. There were even times they hanged up. I had one supervisor laughed and said, "One more late payment and we going to take your home away" and hunged up.
I belief this company is shady and try to do everything to get over on people. Ocwen has been sued many times by people and federal government and won in court. It is so bad that the state of New York had to oversee their dealings with customers in New York. If any has Ocwen I would recommend to find another company asap. Also many of the people who gave Ocwen five stars were giving money or made a deal with Ocwen to write a positive letter, and Ocwen would remove the negative reporting on their credit. Once again a very bad company.

I was actually quite relieved when I got rid of Ocwen as my lender. They consistently made payments to my insurance company such that I would get notices regarding my insurance and possible cancellation. Requesting correction of this matter via their "customer service line" was no help. Making the payment only about five days earlier would have solved the problem. I got nowhere with getting them to do that. Their attitude was they would make the payment when they made the payment and if I got a letter from the insurance company, or got canceled, so what? UNSAT.

I have spent 2.5 hours in 3 separate calls to OCWEN to simply ask about streamlining our mortgage. I spent most of this time on Hold or talking to someone in the wrong department or being transferred to someone who would need to transfer me again. 1.5 hours of this time was spent on finding out that OCWEN was NOT a lender but just Services mortgage loans. After I talked to Freedom Mortgage I was informed I was not required to pay Mortgage Insurance due to the LTV being under 78%. 1 hour and 3 transfers to get through to someone in the Insurance dept to get a customer service person to assist me in this process. I was a Mortgage Loan Officer in MI and MD for 15 years. Throughout that time I dealt with Ocwen Loan Servicing very often. It was always a completely frustrating process with hours of time on the phone. My only suggestion is to get your mortgage through a local Bank that holds on to their mortgages instead of selling them.

Who has a company website called mortgagequestions.com? Someone trying to hide who they are and prevent access to their customer service team. This is a perfect example of PHH. They will not allow you to speak to a human without wading through acres of phone trees. They purposefully try to prevent refis and removal of PMI by making homeowners go through unnecessary hoops including snail mail letter requests followed by illegal denials without any means of recourse or feedback. They pioneered illegal calisthenics. If you ever do reach a live body they are rude and uninterested in what you call for. They want to get you off the phone and take your payment. The worst mortgage servicer I have ever had and I own 5 homes and have experienced at least a dozen mortgage servicers.

We had a house fire on December 11th and Ocwen has had our check since January 5th and have received all the required information to release my disbursements and still have yet to. As per the insurance code statute 557.02 and 557.03 proceeds should be released within 10 days. I have had to hire an attorney to handle this matter. I have a home that is not livable and more damage is being caused by condensation without a running a/c system. Ocwen has given me the complete run around and I have gotten so many different answers of why my check is not being disbursed to pay my contractors. I am expected to pay a mortgage on a house that I can't live in. The service has been beyond unacceptable.

I only wish that I could have read the reviews before I decided to go ahead and used PHH for my refinancing. They are incompetent! I applied for a refi back in April and they have been torturing us since. My loan is $200,000 against a $2,200,000 appraisal. I have a 790 credit credit. They have held my mortgage for 17 years with every payment being made on the 1st of the month without exception. We surpass the income test by many multiples... but they still have not approved but they keep asking for more information, more statements. They never call back. It's pathetic. I keep wanting to cancel and go with another lender, but I keep thinking that I am so close, why should I start this process with another lender. DO NOT GO NEAR THIS INSTITUTION! As I said, I wish I could have looked at these reviews before I spent the past 8 months wasting my time and energy and still no commitment.

The weekend hours they have for the call line are misleading. All you get is a recorded message to select what you're calling about that leads you to either your relationship manager being busy or no one is available to take your call so call back later. Consistently my mother has been denied for any type of home modification because she is current and her debt to income ratio is below 31% yet they say her gross income per month is less than what the mortgage, principal and interest, is per month. Not sure what they are including in debt-to-income.
And just because she is current on payments now doesn't mean she can keep up and maintain payments. So they basically want her to not make payments incur extra late payments and be on the brink of foreclosure before they can help. Sounds pretty backwards to me and no one is addressing that. They are here to help?! Really?? Not on the weekends!!! Get your act straight please. Hot garbage assistance!!!

I have had four mortgages and this company is hands down THE WORST. Their goal seems to be to stall, delay, and otherwise not help. The customer service people on the phone won't even verify a physical mailing address. I called about requesting removal of PMI and I dealt with two different people who refused to assist. I emailed with someone the week before last week who said they had to mail something. It never came. I am finally to the point where I am interested in consulting an attorney if my PMI isn't removed by next week. This company needs to be investigated. No stars, but the system will not allow.

Ocwen's handling of my mortgage was uniformly bad. I cannot recall one time when the information given me was accurate in all respects. The phone tree hell the company puts you through to talk to an agent is generally not worth the effort or time. The company managed to "lose" $10,000 of mine for more than a month, and I had to catch the mistake and insist on a correction, else it likely would still be missing.

My husband and I are dealing with Ocwen and they have given us HELL!! They lie on the documentation, hold off on your paperwork to pass the deadlines so they don't have to help you, avoid your phone calls, never return calls, keep you on hold excessive amounts of time, never read the notes when they do get on the phone, and others have sued them SEVERAL TIMES for various mortgage violations. Once we get away from them, WE WILL NEVER GO BACK. My husband had dealt with them for over 10 years and he HAS GOTTEN SCREWED by them several times.
They claim to remove late fees and never did, they claimed they had all documentation to move forward with hardship assistance and with the short sale, but they kept giving us the runaround, claiming they got the paperwork and it was in underwriting for approval and would be done in a couple of days, then 2 weeks later say they didn't have all of the documentation but couldn't provide the correct documentation that was needed, then say they would call back in 48 hours. Three or four days later, the process starts ALL OVER AGAIN. DO NOT GO TO OCWEN!! If you value your money and your sanity, please don't do it. We are seeking an attorney.

Ocwen, whose customer service has always been excellent, did resolve my title issue in a very timely manner and I am very happy with the work they did to achieve the results for me. I cannot understand why you are having a problem with our title being clear with our names on it. We refinanced 2 times and then got a HARP mortgage with you. If you did not check that title when we got the HARP with you to see if it was clear then that was illegal on your part. Now you are delaying our deed in lieu because of a name on our title! That should have been found out when we got the HARP mortgage. So what are you going to do since you did not check at the time you gave us a HARP to see if the title was clear?

I lost my job in 2012 (Sandy) and once 1 month goes by with nonpayment off bills the others pile up quickly – me it was 6 months. When I found work (my phone got disconnected after the job offer call) the ascend to the surface began. There was what seemed no light. Ocwen worked with me. Yes I had the calls and the sleepless nights, get this paper and that but my counselor saw me through all the way! Ocwen cut my payment and interest rate in half. Made so that instead of having to use 2 paychecks (try saving that and eat!) 1 with a little leftover would cover my monthly payment. The peace of mind alone... This is my home!

Although Ocwen is treading lightly since their grueling foreclosure practices, they continue to inflict distress to their customers. After being approved for a loan modification and successfully making all three trial payments, I've been recently told by Ocwen that my loan modification was denied. Granted, a month prior to completing the trial payments, I received a letter from Ocwen stating that the interest rate had changed thus reducing my loan payments by a few hundred dollars. This new payment amount differed from the payment amount listed on the modification agreement. Therefore, I didn't sign the loan modification agreement but contacted Ocwen to confirm the payment amount. The customer service rep instructed me to send a letter to their Research Dept. I complied and sent a letter October 2016 for explanation concerning the conflicting payment amounts.
Over 2 months have passed and I have not received a response from the Research Dept. Instead, I received a telephone call from Ocwen stating that my loan modification was declined. I didn't make my December 2016 payment because I was unsure as to which payment was correct. I was told if I didn't send in the payment amount noted on the unsigned modification agreement (which is $300 per month higher), my payment would be returned. I am currently locating an attorney to represent me on this matter.

Have had a positive experience with Ocwen during my relationship with them. The only suggestion I have is that they could improve the method used to provide to the customer a payoff on a loan so that it might be expedited in a more efficient manner.

Ocwen worked with me all the way until we almost lost our home. They worked with our delinquent taxes & worked into our loan. We're grateful for those at Ocwen who helped us as I was going thru a different time my wife diagnosis with a liver problem & had a stroke. Thank you Ocwen for all your help.

My greatest frustration was being connected to a foreign country when calling your services. They are very difficult to understand and do not take notes as to when and where I wanted to be contacted. Bring the jobs back to America, your procedures are very difficult to deal with. One incident that really left a negative taste in my mouth is when one of those foreigners told me that one of the signatures on a document I submitted did not match, that was total BS because when I finally was transferred to an associate in Texas he determined that the signatures did in fact match.

My experience with Ocwen has been good. Overall, they are great with sending information in a timely fashion and have been good with notifying me of any changes that might affect my loan. The only suggested recommendation is to record submission of additional information in a timely matter. As this tends to be delayed for some reason. I had to contact Ocwen on two different occasions regarding 2 submissions that were not recorded timely, even though they were submitted well before the due date.

Well how do I start, during the crash of the housing market we were on the verge of losing our home. We talked to a representative from Ocwen and from that point our home was saved! The conversations we had were amazing, our interest rate is now @ 2 1/2 percent with a very affordable payment! Thank you Ocwen your team is the very best! Without you I do not know where we would be!!

Buying new house & credit corp wanted a few questions answered. Did a 3-way call. Ocwen customer service was polite & safeguarded our account as much as possible. We were online to make sure the credit company asked only those questions they needed answered. Great company. Recommend to anyone.

Both my sister and I had GMAC Mortgage - which of course, we were transferred over to Ocwen. When her house payments were being made to GMAC, she fell into a scam on her house and when she realized what was happening, she called GMAC and they helped her out. In the new deal of lower interest and house payments, she also was in a program that rewarded her for making on-time payments. She/we are so grateful that GMAC/Ocwen associates understood and helped her out! I wouldn't hesitate in referring someone to them!

No problem with any of the answers or instructions given which were great in my calls! Problem is this is obviously an outsourced call center. I do not like that at all. I continually had to have them repeat instructions. I have a hard time understanding them.
