    Having dealt with previous mortgage companies, both on new mortgages and refinancing, I was prepared for the "Waterboarding" exercise where you have to prove the existence of every single penny you have ever earned or saved. Dealing with NewDay was the complete opposite. They asked for relevant, current data, and only requested what was minimally required/reasonable. The agent who helped me was courteous, professional, trained, efficient and timely. He returned my calls immediately. Documents were filled in correctly and details were accurate. They made the process painless and straightforward.

    The icing on the cake was that we were able to close 2 weeks sooner than predicted! Usually only bad things occur immediately... Good things usually take forever. NewDay reversed that phenomenon and from the day I reached out to them to closing about less than 3 weeks. I could not have asked for better service, quicker responsiveness and accuracy. The team that built NewDay really did reinvent the mortgage/refinance process and veterans are all the much better served for it!     1. Management doesn't follow through. Neither Alex ** nor Franco ** followed through with promises to call us back and stay in touch, sometimes it was 2 weeks!
    2. It took 5 months for New Day to navigate your own procedures to closes on our ReFi.
    3. The level of paper work to secure a loan far exceeds a reasonable demand. It took 4 conference calls between our bank, New Day, and us to convince New Day that a signature loan we HAD was paid off.

    4. Our phone numbers were blocked from access to a supervisor on any help.

    The loan officer was inexperienced at best. He had little knowledge of the entire loan process. Many deadlines passed interest rate locks expired due to his lack of insight of when processes needed to take place. Even though it was their fault they wouldn't honor promised interest rates. I've never had to jump through so many hoops for a loan before because I have good credit. There was continued requests for the same documentation even though they already had it. I would give them zero stars if that were allowed!

    We were very happy with all the processes that were handle very good during these trying times except the last step. We thought at first all the balance we were consolidating would be payoff straight away by NewDay. But we were informed that we would receive the checks to pay off the balances & that they were all ready to go straight in the mailbox. Well, the checks were sent overnight express by FedEx last Friday night around 9pm, we got them yesterday around 11am.

    The checks were all made out but that was it, they weren't in envelopes ready to mail & we didn't have any business envelopes in the house. So we had to go out & buy some, get them all address & go to the post office to mail. With the delay, our Bluegreen received another charge. Like I said, everything was nice & smooth, Cole was a great help, but the end process needs to go a bit smoother like NewDay just sending the checks directly to the balance the customer is paying off to consolidate. Just something to look in to to make the process even better.

    This loan has taken over 3 months to process and as of today monies have not been sent to USAA and Regions Bank to pay off my loans. As of today I had to make another payment on my old loan to keep them from reporting me to the credit bureau for Late payment and A late fee of $55.01 was charged as well. I answered every request from Brandon my processor. I was told the loan would be closed last Week And it was not done. If I had to go thru this again I would go with another lender. Went with you because I was waiting for your arm to be put around us as advertised. Both of us had over a 850 credit score so all the hoops you had us jump thru were unnecessary. I feel you should return my late fee of $55.01 and the additional interest that has accrued for the last two weeks.

    As you know, if you have a VA loan you are being swamped with streamline refinance offers from every lender. Well, I started down the refinance road last October with another major lender but I became so jaded with the process, I withdrew before the loan closed. Why? Well, I don’t like being handed from agent to agent as the process moved along, especially when each of these agents had a little different interpretation of the costs. It was kinda like playing poker when the other player is turning up one new card every other day. I don’t like surprises when I transact a home mortgage - do you? Surprises like...."Oh, yes we need a “drive by” appraisal"...."Oh yes, send us last years income tax records," "Oh yes, you’ll need to bring out-of-pocket cash to closing," etc. when I made it known that I was not happy with these surprises, I was (once again) handed off to the “closer” who tried to hound me into going ahead with their loan.

    I got so frustrated I cancelled the loan process. I took a break over the holidays and because the interest rates are so low, I knew I needed to try again. I kept looking at NewDay’s TV ads and mail brochures and decided to give them a call. Well, I’m glad I did. A NewDay agent (5 star Erica **) called me and told me she would be my agent all the way to closing (ok, now we’re talking!). Erica knew her stuff and answered every question I had straight up. She got me a solid estimate the same afternoon and NO hidden surprises (great job Erica). She called or texted me every few days just to stay in touch and answer any questions.

    The loan process moved a lot faster than the competition’s and I closed in less than a month....unbelievable! NewDay sent a Notary to my home because of COVID concerns and we social distanced/masked and conducted the closing on my back porch.....talk about convenience and concern for customers! Oh yeah, no appraisal, no out-of-pocket costs. I know this is a long review, but hey, I’m an old story teller. If you are waffling and wondering which mortgage company to chose, may I recommend NewDay. I like dealing with professionals who know their subject and give straight answers, don’t you?

    I truly wish I could give NewDay USA more than a 2-star rating, however our home buying experience was incredibly stressful brought on by their underwriting department who are so difficult to work with. They offer nothing to the process except to say it is a VA requirement. I as the client provided them document after document showing them where they were wrong in their assessment of VA policy which went nowhere. So, my recommendation is if you are buying a home and there is a question whether you need flood insurance make sure what the requirements are up front, three (3) days before closing I had to purchase flood insurance which pushed my closing dated back. Oh, by the way there is no way to contact the leadership from the website. If I could rate my Account Executive and my Account Processor separately, I would give the Five (5) stars.

    As a former US Veteran and combat pilot with 165 fighter jet missions in Vietnam, I decided to take advantage of my VA benefits and on November 9th 2020. I contacted NewDay USA Financial and spoke with Mr. Kyle Timothy ** (Account Executive MLO NMLS # ** Company NMLS # **). After a short time my wife and I were preapproved for a home loan and started the home purchasing process. Throughout the process, I was very impressed with Kyle. His attention to detail, his explanations of the various documents and most importantly his personal phone contact with me on nearly a daily basis, enhanced my confidence in Kyle and the entire NewDay process and company. In short the loan experience thanks to Kyle exceeded my expectations!

    This is not to say there weren’t a few setbacks namely finding out late in the process the water well needed to be tested; Then I had to have the water well retested after failing the first test, which passed the second time after water treatment. Or because of the well issue, having to postpone the home closing date 1 week and receiving the final closing costs late in the day before we closed the following day on December 17th 2020.

    These issues were not directly related to Kyle but to another person working at NewDay. I was very upset to learn of these last minute water test requirements. The required test should have been communicated to me much sooner in the process but was “forgotten” and the final closing costs should have been provided to the Title Company and then communicated to me a week prior to close. Instead I had to “hound dog” and email repeatedly, the person responsible at New Day. Making matters worse and no fault of NewDay, I had to drive 200 miles round trip, to my bank to perform a wire transfer to the title company the day of the close! All because of the lack of attention of one particular NewDay employee in getting the final closing costs sent on a timely manner.

    Notwithstanding I “Vented” my concerns in a most vigorous way over the phone to Kyle and he apologized on behalf of New Day and at length calmed me down. That being said, I want to commend Kyle for his personal and professional assistance to smooth out the above issues and again thanks to Kyle, the rest of the process went very well, we closed ahead of schedule and we will be in our new home for Christmas!

    Overall my experience with New Day was good. I did have a couple of problems that I consider were due to a lack of training. First my loan application started Nov. 2019. I was hospitalized with covid during most of April, so that caused some delays on my part as well as system wide. I had a termite inspection performed along with the appraisal insp., before covid, I consider the person who performed the appraisal was neither ethical or professional. He claimed he had purchased several similar homes in this area and claimed to be an expert. He squawked a lead based paint on the trim of the detached garage. It was built in 2004. No detached garages were built with the homes constructed in 1967. So much for his expertise.

    He also squawked a leaking hot water heater fittings and piping. There was some minor surfaced corrosion that I did not remove when I eliminated the leak 6 years earlier. The fittings and piping were bone dry at the time of his inspection. The 3 homes in the adjacent area that he selected were all appraised lower that the selling price of this home by up to $20,000. The subsequent reappraisal was for $47,000 more than the selling price. The end result was that with all the delays, I had to have a termite redone.

    New Day personnel should advise loan applicants to wait until the appraisal and repairs are completed due to the 90 day expiration on termite inspections. The last item is the closing costs. I was informed that the closing costs would be covered by increasing the loan percentage rate a couple of tenths to cover the amount required. I was then told during the final week before closing, which happened to be Christmas week, that I would need to come up with approximately $1,500. Fortunately the reappraisal of $150,000 allowed the loan to be increased to cover the additional closing costs. Buying a home is at best a frustrating experience. I just think it could have been little smoother. Thank you and your organization for helping veterans.

    The key to my 5 star rating was the outstanding service we received from Brianna ** who was the Newday contact during this process.     First of all, I have a credit score of 770.. I contacted NewDay because of their commitment to veterans. That said, our loan administrator for NewDay originally quoted me a 2.75% Interest loan giving all the facts and documents.. When I received the package for review, my interest rate not only increased to 3.79, but there was originating fees of $3,583 and 2% points of $7,166. These amounts where not originally disclosed when I submitted my application.. NewDay brags about no closing costs to veterans, but as you can see, they are misguiding the public. When I confronted the loan officer with these questions, no reasonable response was given. Needless to say, I went with another lender at a much better rate and no origination fees or points..

Two critiques I have: 1: messages and paperwork regarding stopping my refi when in fact it was due to Yavapai county overload and getting my home out of the trust. I suggest all auto-generated messages first go through the agent for release since he would know the situation. 2: Mail and email keep coming suggesting I refi with New Day DURING the process and AFTER closing! Please include better filtering of mail and email. My inbox is full enough. All things considered, I have already recommended New Day USA to a veteran and they are running with you!     Still further, I am also still waiting for a refund of nearly $3,000.00 from AMC Settlement Services for what was described as required escrow for taxes that were paid on 11-30-20 by my prior lender, Wells Fargo Home Mortgage. It is completely unacceptable to be waiting over a month after closing with NewDay for funds to be returned to me!! As a USMC Infantry veteran, DAV, American Legion and Marine Corps League member, I can't tell you how dissatisfied I am with this entire process. I truly wish that I never, ever undertook this process with New Day!

    One thing you could do to improve would be to cross reference your mass mailing list against veterans who have completed or are in the process of refinancing.

    Closing a refi in this format was a new experience for me. Have closed on refis and new homes, but always sitting in an office with a rep. Having said that, some of the steps involving signatures and returning electronically became a bit blurry during some of the stages.     Incident #1: All closing papers lost after closing. Identity jeopardized and second closing necessitated.
    Incident #2: Mortgage sold to another company before first mortgage payment paid to New Day USA.

    Incident #3: Property taxes escrow fouled up to point that well over an hour spent by telephone with new mortgage holder. Problem still not totally resolved. This is how New Day USA treats veterans!
