    There was a promotion that I had and I got a call from Mr. Cooper. The reps walked me through the process. I talked to two individuals. Lisa was the one who processed the application and Cassandra was the closing officer. They did what they had to do. They got me the rate that I wanted and I liked that it was the new digital way. I was set on one specific way but I asked them to give me a couple of options. Those options were very close to my original one and I stuck with the option that I wanted. The rate I have is lower and I’ve got a couple of refunds of escrow. Mr. Cooper was great and it was a very seamless process. It was a huge time saver and different from other mortgage refinance experiences. Also, they came to me to close which I appreciated.

    I received a notice that our Feb. payment had not been received. It had been transferred on time as always. When I called Mr. Cooper, I was told that payments had been increased by $108.84 and they would not accept our partial payment of $2361.41 and even sending them the $108.84 they would still be charging late fees and penalties. We will be refinancing elsewhere.

    Mr. Cooper did a good job for me and I would recommend them. I called them after I got their enticing mail piece and the rep answered my questions and our interaction was very professional. I was getting them to consolidate my debts and I got the information such as the interest rate, what the payments would be, what financing options they had and decided to move forward. It was a simple process. I, however, have received automated emails after my account was already set up from them that didn’t make sense. I continue to get two to three automated emails from them that were similar to the emails I had gotten during the process and it was a bit much. I don’t think they should have gone out once the process was finished. So I inquired about that with the gentleman that helped me and he told me that I could ignore the emails.

    My original mortgage was with Nationstar then when it became Mr. Cooper, they offered to refinance my old mortgage. We refinanced the loan when the mortgage went up a little bit. Our mortgage professional was Irwin and he was awesome. He was so patient. He explained to us everything that we needed to know about the refinance as we didn’t know anything about it. Also, he was very personal to us and every time we had a question, he made time to talk to us and answered everything. He helped me out a lot so I appreciated him very much. Being a new homeowner, I didn’t have enough money in my Escrow to pay my taxes. Mr. Cooper helped me out with the refinance and they were able to roll over the old Escrow amount into my new loan.     Our mortgage was transferred to Mr. Cooper and they sent us some information encouraging us to look into refinancing, so I did and it was favorable. Everything went very smoothly and easily. Everybody was pleasant to talk to. They were always very courteous, friendly and clear. They answered any question that I had. The only thing that wasn't smooth was the escrow information for our escrow payment. For some reason, they didn't have the correct payments that would have come from some department. But that has already been settled and everything else was very easy so we really appreciated that. I got a lower rate on the refinance and it has cut eight years off our loan. Everything has worked well.

    I financed with Citibank and then they sold the paper to Mr. Cooper. The house that I financed is my daughter's house. I co-signed four years ago and I have it listed as rental property. But I've never made a dime on it, just the opposite so I was trying to get the payment, the taxes and the insurance all rolled into one payment for her so that I wouldn’t have to pay them at the end of the year.     Mr. Cooper sent me a notice in the mail stating they had taken over my payment from Nationstar. They asked me if I was willing to be a candidate for refinancing, and I said yes. Their reps have been very nice about everything and they were able to answer all the questions that I had. I would have liked for there to be less paperwork to sign though. It was about a good 30 minutes just to sign the papers, but it was easy. After that, I had to wait about a week for processing. All of it was drawn up very fast. It was perfectly nice and it was very comfortable for me. My payments are a little lower now which is wonderful. I would recommend them highly.

    Just imagine everything that goes with having a mortgage. These people make it ten times more stressful than it needs to be. They are always late paying the premiums for homeowners insurance which they collect from me. Since I refuse to subscribe to "paperless billing", they occasionally forget to send my monthly statement. When they do forget to send the statement, it takes an act of Congress for them to correct their error. And we all know how well Congress works. You will never be able to accomplish anything using their website. I don't even know why they have one. Any problem will take a phone call and a substantial part of your day on "hold".

    I bought my condo three years ago. I’ve asked my realtor guy a while back about the rates that were going down because I had been wanting to refinance to get a better rate. Someone from Mr. Cooper called me and told me that they could get me a lower rate and that they could also get me into 15 years which was what I wanted before. I was told my mortgage would be this amount and they are charging me a different amount a higher amount. My payments get drafted from my account by an Equity Accelerator program. I recently found out my previous mortgage Citimortgage didn't pay my homeowners insurance. I am so upset and have decided to go through an attorney to get everything settled. I have never been so upset about a company. I don't understand how a company can charge a individual a higher amount every month. And where did my escrow money go if Citimortgage didn't make payment?     We had our mortgage with Mr. Cooper and recently, I refinanced the mortgage. As long as they can match the rate that I receive from other institutions, I’ll go with them. Also, I didn’t want the rate to go up. I hesitated at first to go with Mr. Cooper because when we first engaged refinancing, I called in and they gave the information to some person who was like, “Well, you need to call me back at this...” I was like, “I’m a customer here.” I wanted to do the refinance three months prior but because of that experience with Mr. Cooper’s initial call and because they didn't keep track of who I was assigned to, I was a little put off.

    When you engaged people and send them off to a specialist, there is a disconnect. That first part was not very smooth and informative. I just ended working with that broker. This seemed to be a situation though where I believed there was more benefit of going back. It was one of those things that was a compromise on my part to continue to engage with Mr. Cooper. Once I got engaged with somebody that was helpful though, it went pretty smoothly. It’s lucky that I used them. There was some going back and forth on the numbers that I wanted to be paid out but at the end of the day, they got it all worked out. The loan officers and the brokers were very diligent. The person that came to our house, the underwriter, was really professional and timely. It only took us half an hour to sign the papers which was good.

    I liked that the process was really streamlined. The other mortgage company that I went with was all paper and not electronic. Mr. Cooper was more electronic so it was much faster and more efficient. They also spent time with me to go through the points and made sure that I understood which was more detailed than the other broker I was with. Refinancing helped me pay out some debt. When you first call Mr. Cooper, make sure you write down the person’s name. It still dumbfounds me that I have to call Mr. Cooper back to make sure that our loan was going through. It should always be because “we’re-the-customer” type of thing. Be careful with the initial part, but once you get in the process, it’s pretty smooth. I was very impressed but just getting there was really bumpy.

I received a flyer with my billing for the mortgage that I get every month and there was something in there that says I may qualify for a lower rate. I inquired about that and it was a bit of a saving there and it worked out. The interactions with the reps were excellent and everything went great and quite smooth.     I was with Nationstar, which was changed to Mr. Cooper, and I called them about my insurance not being right. The girl I spoke with told me it was a good time to refinance since I had a variable rate. I agreed with her since the interest rate kept going up every year. I filled out a questionnaire which I don’t normally do but I only did it because their reps were so good. They were all great, very professional and timely. They did exactly what they said and followed through. They also provided good guidance during the refinancing. I like the fact that my interest rate won't go up and my payments went down a couple hundred. But I’ve had second thoughts because you can get financed without paying the closing cost but I paid the closing cost. So, that didn’t appeal to me but they just made it so simple that I didn’t argue with it and I don’t plan on keeping the property anyway.     Chase sold my mortgage to “Mr. Cooper” who was supposed to continue my auto debit plan. I had a previous auto debit, which I paid for, with the original lender. I called “Mr. Cooper” to confirm this a month prior to first payment due date. Month comes and goes. No debit occurs and I get a bill which is now late. I can't email to put all this in writing b/c there IS NO EMAIL for correspondence. Thus, my phone call confirming the friendly voice on the other end confirmed my auto debit program was in effect, cannot be verified. I am afraid to look at my credit report now. I need to refi this loan as I don’t trust “Mr. Cooper”.

    I was talking to another company about refinancing and they weren't really providing me with the service that I felt that they should have. Since I was struggling with the other one, I decided to give Mr. Cooper a call to see if they could do a good job and they did. The people of Mr. Cooper were on top of everything. They started everything in motion very quickly and every step of the way was taken care of. Their rep, Kyle, was who I spoke with initially and he was very energetic and excited. He gave me all the information for what I needed to do. I wanted to go pretty quickly and he made sure that everything was done. I went to see the underwriters next and they were very quick and responsive. They were able to meet my deadline which I was very grateful for.

    Mr. Cooper called me and said that I would qualify for a refinance. I’ve had trouble in the past qualifying but they said they wanted to look at it again and see if we could get it to work out. They did a better job than back when they were Nationstar with helping me and actually finding something that works for our situation to refinance and get the mortgage down to where it was manageable. Nationstar would always tell me that I had too much debt to refinance. They didn’t really try to look for other options that would work when we tried the last time. It was like they looked at one route to take and that was it.

    On the other hand, everything was great with Mr. Cooper reps during the refinance. They were very helpful and they answered my questions. They were pretty to the point of what was going on. They would call me and update me or call me right back if I needed them to. We are saving on our monthly payments which is nice because they were really high for the property that we have. So I’m glad that they’ve gone down and we could pay it off a little bit faster this way.

    Refinancing was something I was considering. I was with CitiMortgage and my mortgage got sold to Mr. Cooper. During the transfer, I inquired about doing a modification. I was informed that because I haven't had a home loan with them in one year, I couldn't do it. At that time, I thought of reaching out to somebody else because that didn't make sense to me. My loan was just acquired by them and they could see good payment history.

    Then I started getting calls. I mentioned about my inquiry to that person and the response was, "Let's see what we have to offer you and not have you to wait a year." After that point, it went smoothly. The discussion of my refinancing options went very well. They stayed in contact and they explained well. The process was done in one month and I got lower interest rate. Plus, the payment was going to start a month later. However, I'm still getting phone calls and emails inquiring if I want to do a refinancing which is annoying because I'm answering the phone during my workday.

    At first, the name was not a household name to me. It was new and it didn't sound like the usual name. So, I looked it up to learn more about them. And when I made a referral to someone and told them the name of the company is Mr. Cooper, they thought I was giving them the individual name and not the company name.

    I bought this home through Countrywide in 2004, it was sold to Bank of America and has been many years now with Nationstar/Mr. Cooper. I had two modifications one in 2009 and another in 2015. The last one was completed in Dec. 2016 and the interest rate jumped to 4 and 5% to almost 4500 a month and thereafter almost 6k. So, 8 months before new payments were going to be due, I asked for a modification or some lesser payment but they denied me and then approved me for an amount that was close to 4400. I called, wrote, faxed that trial payment was still too high.

    They told me that they will not review me for any modification because I have had two already. I am in process of foreclosure. I have not gotten notice yet but... I wish they would review me for a modification because that 4 and 5 % increase totally threw me overboard to where I am at now!!! I want them to give me some modification or put my arrears to the back of the loan at this point. Two modification, 2009 and 2015, there should be some consideration because of loss of employment thereafter and yes I need a modification.

    When I moved to Texas, I had someone who helped me find financing. He highly recommended Nationstar so I started working with them when I was bought a new house. I just refinanced with Mr. Cooper currently. I called Mr. Cooper that I wanted to refinance. I first talked to John who explained everything to me. He took all the information and everything that I needed and got me started. After I signed their application for refinancing, I was passed on to Steven who did the processing. I signed more documents that I needed to be done then he came back with the fact that they have approved the refinance. The process was really quick and easy. They finished the refinancing within two weeks when I thought it would be at least a month.

    I felt really good working with Mr. Cooper. Their reps always asked me if I had any questions and if I did, they were able to answer them very well. Otherwise, they would find out the answer and call me back. They did everything for me and most of the time, they would call me just to say that they've sent me documents I needed to sign and to see if I would need anything or if I understood everything when I was signing. I’d recommend them and would tell my friends that I had a very good experience with Mr. Cooper.

    I just went through a refinance with Mr. Cooper. They offered the HARP program wherein I didn't have to go through a lot of paperwork and appraisal amount for them to do that, so I decided to go with it. The mortgage professionals responded very quickly and were on top of everything. I just came out to sign papers and eerything went really smooth. The program saved me quite a few hundred dollars a month on my mortgage when all I did was extend my mortgage to another 30 years. I continued making my payments and now I haven't made my first payment yet on my new loan. But they've already sent me my coupon and I'm ready to go. Mr. Cooper has been doing a fine job. I would definitely recommend anybody who would benefit from the HARP program. In fact, I've told my sister to call them and Mr. Cooper said they'd be glad to help her.

    My loan was sold to Mr. Cooper this fall and has been a nightmare. Despite having a full escrow account, they have been unable to pay my property taxes as they are required to do. I have called many times, spoken to supervisors, and no one has a good idea what is going on. I finally paid myself to avoid a late fee by the city, but I have been unable to get paid back by Mr. Cooper despite their having promised numerous times to do so. At this point they are illegally holding my money and I am out nearly $1000 which is no small amount. This company is at a minimum incompetent and mostly like unethical and committing a crime.

    Here is what my experience working with Mr. Cooper can teach others: Expect contradictory information - when you have to deal with them, do so in written form (i.e. avoid customer service via phone). Don't expect them to answer - I wish I had advice for what it takes to get an answer or resolve an issue. Their customer service is more interested in selling refinancing than answering questions or providing solution to the problem.

    My experience: I called their customer service about removing the PMI on my loan. I was told by the Mr. Cooper representative that I would need to be able to either, A) provide an appraisal showing the value of my home didn't fall and a payment in the amount that would lower my Loan to Value below 80%; B) provide an appraisal showing the value of my home had increased enough to lower my LTV to a certain amount; or C) possibly refinance my loan. The representative tried to avoid my follow up questions and was emphatic that the easiest way to remove PMI was to refinance.

    But, because I was certain that any appraisal would show that my home has only gone up in value (I live in a hot market), and because I was able to make a payment to principal that would result in a LTV between 78-79%, I decided that Option B was the best route to take. The representative told me that I should call customer support after I'd made the payment so that they could connect me with the PMI department to take the further steps needed for removing the insurance.

    After I saw that the payment has been applied in my account, I contacted Mr. Cooper's customer service and asked for the specific steps I needed to take to remove PMI (who I sent the request to, what forms I needed to fill out, how I would get an appraisal done, etc.). This representative I spoke with was very difficult to understand, but eventually confirmed my LTV was below 80%. She then proceeded to contradicted everything the previous representative I spoke with.

    When I asked her what was require for me to remove the PMI, she told me that I would need an appraisal showing the value of my home increased to an amount that is 14% above what I bought it for (and while the prices of homes are up here, they're not up that much). If my home was worth the amount she provided, my LTV would effectively be 65%. I told her that the amount she was quoting is a 65% LTV and asked how she arrived at that value. She told me it was what "they" told her.

    She was unable to tell me why what she told me was different than the previous representative has said. She also couldn't provide me any additional information about where this requirement is published, couldn't explain why the LTV value that "they" were requiring was different than what is published on Mr. Cooper's website, or why this requirement is different than what is provided in the Homeowner Protection Act. She couldn't say who "they" were, nor tell me how I could speak with or get answers from "they."

    She was able to tell me all about how I could refinance my loan and probably remove PMI, because I already had 20% equity. The call ended with her telling me that she would send me more information about what "they" were telling her - I never received any of it. It was frustrating to act on information given by a Mr. Cooper representative and then get contradictory information, so I decided all further communication needed to be via their email portal or written. And I decided I should contact their customer support again, hoping that I'd connect with someone more knowledgeable - or at least would be able to confirm which of the previous representatives were correct.

    I used Mr. Cooper's email portal to communicate what the two representatives had told me previously, asked the questions I had, and requested to get a definitive answer as to what was required to remove PMI, and what I needed to do (again, how to get an appraisal, if there were any form to fill out, etc.). I received an email the following day saying "Due to the nature of your inquiry additional research is needed. We have forwarded your request to our research team for further review. Please allow up to 7 business days for us to resolve your inquiry. You will receive a letter of resolution within 7-10 days after our review of your account." After several months I've gotten no reply or response. Following the information provided on their website, I sent a written letter containing the information they specified to the address specified. After 49 days and I haven't received any reply, acknowledgment of my letter, or any follow up contact.

    I had an existing mortgage with Mr. Cooper and I just did a refinance. Their mortgage representatives were very helpful. They financed everything exactly when they said they would and followed exactly what they said they would do. I've done 10 mortgages and between mortgages and refinances, it was absolutely the smoothest and the most efficient mortgage I've ever done. Everything has been set up. But, the only part they didn't explain to me really well was the way they got me the interest rates that I wanted. I knew it was paying for point and I figured it out while I was reading one of the closing documents. At that point, I didn’t care but it would have been noble to know at the beginning. We just refinanced last month so the only benefit so far was skipping a month of payment because it was done in the middle. Mr. Cooper was really good and I'll recommend them to friends asking about them.

    Wow, where do I begin? I guess with hurricane Irma. We have our mortgage through this company and when I heard that mortgage companies were deferring payments due to our state being in a declare natural disaster area I read into what "deferred" actually meant. Some companies were deferring 3 months of payments and you would pay back at the end of the deferring period. While other companies offered the same program only they tacked on the payments to the BACK HALF of the mortgage. I REALLY wanted to make sure that if we did the program we chose the latter, because the last thing my family of full time working parents who go to school is a lump sum payment we had to pay back AFTER the three month period.

    I made sure to have my husband ask and ask and check and recheck many times that what program we were signing up for was the program with our payments tacked to the back half of our mortgage and was reassured many times that, that is what we had signed up for. IN FACT in Dec never put first payment was due and we spoke to a rep that reassured us that we did not have to pay the lump sum when our deferring was up. Lo and behold it's now February and we are being stuck with three months of payments although we were reassured a multitude of times this would not happen.

    I WOULD NOT HAVE SIGNED UP UNLESS WE WOULD NOT HAVE TO PAY THIS LUMP SUM, I would have bit the bullet, took my losses and scraped together what cash I could to pay my mortgage as usual back when we had the disaster. ALTHOUGH I lost lots of work and had to replace all my fridge contents and it would have been hard. I thought this was a blessing... now I'm being told that those representatives LIED. I'm going to seek a lawyer. This is **. It's a shady companies with horrible reviews of a number of things that I can attest to as well.

    We experienced a house fire in March 2017 that caused extensive damage and required our house to be gutted to the studs. The insurance company, after dragging their feet for two months, finally issued a repair estimate and a check made payable to myself and Nationstar, now Mr. Cooper. The estimate without depreciation was $158K and $220K with depreciation. Nationstar issued me a check for $40K to rebuild to 50%. How in the world am I to rebuild my house with $40K?

    I used my savings and credit cards to get us to the 50% mark and called for an inspection so that more money would be released. When I requested additional funds from Nationstar, they required me to provide receipts to substantiate the money spent. Copies of my cancelled checks and credit card receipts were rejected. Nationstar then asked for my bank statements and credit card bills. This process of rejection and additional documentation took over six weeks to complete. All the while, we were bleeding funds in order to rebuild our house. I had to borrow money to continue with the repairs.

    Every customer services rep has a different story and the managers are no better. You cannot get a telephone number or email address and calls are often routed overseas. We finally received some funds and called for our final inspection. The inspector showed up at 10AM, took pictures and said we were complete except for the countertops being installed. This was scheduled for 12PM on the same day. The inspector sent us pictures of the inspection and we, in turn, sent her pictures after the countertops were installed.

    After a few months of going back and forth with the insurance company, we were sent a sizable check for the depreciation amount. This is money that I paid out of my pocket. Of course, the check was made co-payable to Nationstar. The check was sent FedEx and I had proof of delivery on 1/19/18. However, when I called Nationstar, no one would acknowledge receipt of the check. On 1/24/18, I did receive acknowledgment that the check had been received and cash rather than being endorsed and returned. I was informed by Nationstar that they could not release the check to me because they had no paperwork to support the check amount. I faxed the insurance auditor's report for the fourth time...all 74 pages of it.

    I called multiple times and could never reach the same person. Finally reached a supervisor, Bryant. He informed me that my final inspection was not accepted and they would hold my funds. After speaking to Bryant, my on-line account was shut down. Another call, and of course, Bryant was not available. Bryant finally returned my call and said he was able to get the "executive committee" to accept my 98% inspection as a final inspection. My funds would be released. Called on Thursday and oops, executive committee was not available.

    Called on Friday to find out that my check had been mailed and confirmed the delivery date of Saturday. But I was refused the tracking number. Friday night at 10PM received the tracking number but FedEx confirms that the check will not be delivered until Monday and must be signed for. So I have to take the day off and wait for the check. In the meantime, my on-line account was restored and the final inspection was approved on 9/25/17.

    This company is deceptive and LIES. My mortgage was sold to them from BOA. I have read horrible things about Nationstar/Mr. Cooper. Why have they reorganized so many times and why is the mortgage banking industry not shutting them down? Unfortunately for me, I have another insurance check forthcoming that will be made co-payable to Mr. Cooper. I expect another go round for any excuse to hold my money. Once the insurance issues are concluded, I will definitely refinance just to get away from this PREDATOR.

    The star system does not allow negative star ratings, that is why there is one star. The errors made on my account are too numerous to recount here. We are only in the first week of February 2018 and I've been involved with Mr. Cooper (how is this the name of a financial institution?) only since December 2017. I will simply say that this company does not care in the least if they occupy 100% of your time keeping track of their errors. They bought my mortgage and in the few months I have been with them, they caused me to lose the H06 insurance policy I had for twenty years because they did not pay the bill, and then they had the temerity to demand that I pay for more insurance than I have with the new insurance company I was forced to buy.

    I live in a condo and we have a master casualty insurance policy so H06 insurance has nothing to do with my mortgage company, but these people continue to attempt to force me to increase my insurance. This insurance problem is just one complaint among many within the short time I have had the displeasure to dealing with these stooges. I've seen the same type of complaint against these depraved individuals over and over here and elsewhere. Why is the government allowing this extreme chaos to continue? From what I gather, they put nice people on the phone, but there are some wickedly depraved people who supervise or manage them. I want out. But it is not easy with a mortgage. If you have a mortgage and you get a letter from them, contact the attorney general in your state or a private lawyer to make sure they do not get involved with you.

    I see by reading the reviews here, I’m NOT the only one with a payment kicked out and belligerence when attempting to get answers. Please, save your immense frustration and DO NOT sign on with this company if you can help it. I made a payment in December through an email. I had not signed into their ALL NEW system yet, when it changed from Nationstar to Mr. Cooper. The payment was kicked out, I was given NO NOTICE the payment did not go through. When I saw if hadn’t gone through I made another payment and asked them to refund my late fee, and or research why the payment was kicked out. Refusal to do anything at all except send letters saying, "You weren’t charged a late fee," (really?) and, "Your payment did not go through so we won’t give you a refund." Is this just sheer ignorance or inability to actually do their job? I’m hating this company a lot.

    Watch your back with this company. It is a collection agency and they are out to get as much money as possible from you. Unfortunately my loan was transferred to Mr. Cooper from Citibank, with 1 payment left. I called Mr. Cooper and asked if they would honor Citibank Payoff quote. They said yes. I sent them a check with the Payoff Quote. 3 weeks with no response back I called them. The customer service rep. told me nothing had been posted, however she did a search of their computer records and found the scanned copy of the check and CitiMortgage quote. She placed an order for their research department to find out what had happened to the check. 2 weeks later I get an e-mail from research stating that they could not find any payment and to send them a copy of the cashed check. They never posted the check so it never went through the banking system. They'd lost the check.

    I called again and had to lead the Customer Service rep to look in her electronic records for the scanned copies, and yes she found them and again sent a request to Research, with note of the scanned copies in their records clearly indicating they had received the check and Payoff Quote, so where was the check. Meanwhile the account was referred to their collections, despite the fact that their own letter of the mortgage purchase gave me 90 days of grace to transition payments. They then came back to say that they couldn’t accept the check as final payoff, that a certified fund was required by law. O.K. I told them that once I received my check back I’d send a Cashier’s check from the Bank. I’d also like to have the Federal Law that states the Payoff must be certified funds.

    The 2 representative I had been talking to said the Payoff Quote would be honored because Mr. Cooper lost the check and delayed the return. It ends up they wouldn’t honor the payoff and charged me an additional $502.79 for the Payoff. The below was what I sent them and have waited 3 weeks to place this consumer rating hoping they would respond. Nothing to date at this time and I have yet to receive my clean title.

    "Reference your letter dated 20 December 2017. You stated that the CitiMortgage payoff quote was valid up to November 16, 2017, and since you did not receive a certified fund prior to that date it could not be honored. Search your electronic data and records of calls. You received my personal check prior to 16 November, scanned that check and CitiMortgage Payoff Quote, but misplaced the check. When I called 2 weeks later to your service center they saw the scanned copies, put in a search request to your department to locate it."

    "Your department then sent me an e-mail 22 November 2017, with PDF attachment saying you could not find the check or record thereof and please send you a copy of said check. I again called your service center and the representative again found the scanned copies of check and Payoff Quote. She then sent another request to find the check. She told me about the Payoff having to be a certified fund, but would honor the CitiMortgage Payoff since Mr. Cooper misplaced the check and still had it somewhere within the system."

    "Your Company misplaced my $2099.53 check for over 2 weeks. I'm not comfortable sending more funds while you still held my check for the same. Once I received my check back from Mr. Cooper, 12 December 2017, (stated in your letter mailed 29 November) I sent the Certified Funds off on 13 December. I was told during the calls by 2 of your service representatives that The CitiMortgage offer would still be honored, I therefore wonder why is it your department will not do so. I also request a breakdown of why I am paying an additional $502.79 for this Payoff. I request that you Honor the Quote as stated by your representatives."

    We went through a loan with Bank of America. It's a restructuring thing where the ex-wife had forgotten to make some payments. Once the divorce went through and I got the house current again, Bank of America sold the loan to Mr. Cooper. I knew I was going to refinance due to the terms of the divorce decree. The person from Mr. Cooper was persistent, wherein, the same person called me several times. We initially talked about refinancing back in the summer, but my credit was still screwed at that time until the end of November. He was good and said that he would call me back in November to do the thing and he did.

    They got the interest rate and that's going to be fixed across the board. I was able to save seven years off the term of my loan. I was on a 30-year fixed with 22 years left on it at a 5% interest rate. I was also able to refinance at 3.75% for 15 years and saved myself about $70,000 in interest. I was contented to let them do the refinancing and got a good enough deal from them.

We were watching the interest rates and it seemed they were about ready to start to creep up a little bit so we went ahead, made a phone call to Mr. Cooper and refinanced. Everything went okay and everybody was polite. If we had a question they would answer it or get an answer.     I’ve been wanting to refinance mine but I didn’t feel comfortable with it. During that time, when I called, it was not worth it to pay more in closing cost so I decided to wait. Then my girlfriend bought her house and I was going to co-sign but before I did that, I was told that it would be better for me to refinance my house before I do that because once I put my name on hers, I might not be able to do it. So I went ahead and refinanced my house.

    The people at Mr. Cooper were excellent and honest. They did what they could and they got all the paperwork in. I signed everything and they sent the notary out. I asked if I had to pay anything in closing cost and they said no. I was misled up to a point because I wanted to keep my loan at 125 but now, my loan's at 131 which is annoying. I'm upset about that but it's better than nothing.

    Since refinancing my house, I have financial stability because I was paying almost $1,100 a month. Being single and having my daughter, it was hard to balance things out but for the last 12 years, I've been doing it. It also gives me that peace of mind because they lowered my payments. I asked them to do that because I wanted my house insurance and they said once I had that, my insurance company would contact them and they'd lower it more. I've told three people about refinancing with Mr. Cooper and I told my brother that they are very good and helpful in taking care of things.

    As I was listening to the interest rates dropping, I decided to inquire about refinancing and went with the 7.25% interest of Mr. Cooper. I was in the hospital when some of the transaction took place and my son took over, so he did a lot of the interaction with the reps. I wanted my daughter and my son’s names on the title of the property. But when my bill came in for the past month, it had my name first and my son's name under it, but my daughter’s name wasn’t on it. I was furious about that.

    I still pay my own mortgage and my son has nothing to do with paying it. But because Mr. Cooper charges $14 since I pay the mortgage through the phone, my son wanted me to give the money to him and pay it out of his account, so it seems like he was paying it. However, I wanted to be in charge of my own home where I've lived for 53 years. So, I'm not going to leave it standing the way it is and I want my daughter's name on that too. Other than that, the mortgage rate went down from $10,000 to $8,000 and I'm well-satisfied with Mr. Cooper.

    I, unfortunately had my mortgage sold to Nationstar by United Wholesale Mortgage. Nationstar was so bad, they had to change their name to Mr. Cooper. If Mr. Cooper ever calls you, do yourself a favor and immediately hang up and block the number they called you from. They use SCAMMER techniques, such as changing their number often, even to local numbers, to market to you once you are a customer. So, you will end up blocking hundreds of numbers from their marketing (harassment) department.

    This is how they treat their customers. My mortgage is current (actually paid ahead) and I can't get those Cooper idiots to stop calling me at all times during the day and night. And my USPS junk mail load has more than doubled since they bought my mortgage. They are constantly after me to refinance my mortgage with them.     Mr. Cooper, when they were still Nationstar, ended up buying my mortgage out from Citigroup. I've been receiving notices from them in the mail but I wasn't motivated to refinance my old mortgage then. But since my mortgage was already with them and processing would be easier, I finally got the motivation, picked up the phone and went straight to them. The gentlemen that I worked with stayed on top of everything. So, the transaction was easy and seamless. Dan and I ran through all of the possible scenarios and it made my life easier in terms of being able to make a decision that was best suited for my particular situation. He was more than happy to provide different options and didn't try to push me into anything. He just gave me what was available and shared the pros and cons.

    Since refinancing my home with Mr. Cooper, I got a month off of a mortgage payment, which was helpful. I also shaved about $200 a month off of my mortgage payment.     They took over my mortgage loan last year and never sent me a statement. I called on several times to get a statement and they said my account info hasnt transferred over to new company and not to worry there is a grace period because of this. Finally got a statement which I paid (double) since was 2 months now. They waived late fee and said would not reflect late pay on history. Now this year I call to request to have PMI removed from mortgage and they say I can't due to late pay on account from last year. How many others are or did they do this too during transition?! Spoke to Luz and Laura in their PMI department. Both said would not remove the late pay on account... lots of notes show where I kept calling to get bills too and where they waived late fee...

I was very happy with the first person I talked to. He was great, patient, and very kind. The actual person that worked everything up did a great job as well. Larhonda was my closing coordinator and she was very accommodating and we had a great time talking. The title company that they set me up with was also great. However, I was not happy with was the company they set up to come out and do the appraisal. But, other than that, I was very happy with everything. The whole process went quickly which took about two weeks. I even got all my questions answered. If a friend would look for a mortgage, I’d tell them to check Mr. Cooper out.

    My Mortgage sold me to this so called Mortgage Co about 4 years ago. It has been a total nightmare since. I was put on high blood pressure meds last year when it took me 4 1/2 months to straighten out one of their mistakes that cost me dearly. This year same thing they made mistake and it has taken me since Jan 4th to hopefully straighten it out. A wonderful lady named Alma in Texas happened to answer my call yesterday and promised me my account will be straight by Saturday. I am holding my breath, crossing my fingers, and praying A LOT, until I get the word Saturday. Last year when I went online to my account it said I had a shortage in my escrow. I called and called and got in touch with people who not only did not know the answers, but would make them up as they went along, to get me off the phone.

    Many told me they were transferring me to a supervisor when I begged them to only to hang up on me, and I would have to call back and start all over with a new person. Some even gave me a extension # to reach them if we got disconnected only for me to find out there was no such extension. To try to make a VERY long ordeal shorter, it took me 4 1/2 months to reach a gentleman who said "I hate to tell you but you have not talked to a supervisor until now" after I told him it had been 4 1/2 months and me talking to 6 different supervisors. I told him not only did he have morons working for him but liars also then, as I had been told I was speaking to the supervisor when these people were just sending my phone call over to their next cubicle buddy who was pretending to be a supervisor. He finally got the escrow account reading correctly but I could NOT get them to admit I had overpaid due to their mistake.

    I gave up on that one as they had finally resolved the account to read correctly even though I had kept sending more and more payments in, as they requested, and they assured me when it all got straight I would be refunded any overages. They had kept putting these payments into a suspended fund and then finally put it against my principal (so they say) instead of posting it to my escrow, but I will go to my grave knowing they kept my overages that I was told to send in so it wouldn't damage my credit report. This year again in January I go online to see there is a shortage to my escrow account so I go and change my ins. co. who went up so high it was ridiculous. The difference in my new policy was $600 a year, yet I was told to still send in the shortage and they would straighten it out once it was all posted.

    I should be awarded a refund and a reduction on my monthly payment. Well, then they send the old ins. co. a check even after the cancellation was sent out. My new ins co was also sent a check. I get a refund check from the old ins. co. and try to call them to see what I am suppose to send them as obviously I got a $600 deduction so I shouldn't have to return it all. Yesterday I went to my credit union and had the lady who was finally trying to help me from MR. COOPER (stupid change of name) after days of no one returning my call or answering the phone when I could get through talk to the manager of the Credit Union. The manager explained to her there would be a 48 hold on the check before she could transfer it.

    The lady (Alma) said since there is a 48 hold on the check at my C.U. she will come on Saturday and straighten everything out and redo my escrow analysis again to show the proper amount and that my monthly mortgage payment would go down and I should get a refund back since I already paid the shortage from the analysis that was done on 12/18/18. I am sitting here praying for Saturday to go online and see all these promised changes. This isn't even all the corrupt issues I need to address. In late September, 2017, my friend called me and said she was made aware of a forbearance program with Mr. Cooper where you were allowed to not pay, Oct, Nov, Dec, payments due to hurricane Harvey with no cost to you. I went online and saw this so I called and the gentleman aka Liar I talked with assured me 6 times it would merely be added to the back of the mortgage loan and I did not have to do anything. I never signed anything.

    I went to MD to take care of my 97 year old Mother and used my sister's computer each 1st of the month to pay my bills and I looked on MR. C site and sure enough Oct 1st it showed no payment due as well as in Nov and in Dec. to my shock and almost heart attack, it said amount due $3715.32. I had to pay almost $4000 by January 1st to cover these last 3 months and January. There was also a $30 charge on that statement that they said I owed with no explanation what that was for. I got right on the phone that very day and tried for almost a week to get in touch with anyone who could help me. They said that is not how the forbearance program works. At the end of the 3 months you have to refund the 3 months plus the next month so 4 months of payments at once or she could add a code to your account and then it went before a review panel to see if the payments could be placed on the back of the loan.

    I told the lady that is NOT what the man told me and she said, "Well, he didn't get the correct training then because that is what had to be done." She said she would remove the $15 charge as it was for a drive by inspection before they could place the payments at the end of the loan. Here they are charging me before they even knew if I would go that way or pay the payments in a lump sum. My friend was told the same thing. I immediately sent the entire amount to them with a check from my credit union as at that point I did not trust them one little bit with a personal check.

    The lady I talked with about this program is on the site stating she is the official in charge of the forbearance program. Did NOT give me a warm or fuzzy feeling to know she did not take off (still there today) the drive by inspection charge and to add insult to injury, the next time I went online it was now a $30.00 charge and a message at the top of the page stating "Congratulations, the modification to your loan is completed". I never asked for or approved or signed anything asking for a modification to my loan but now realized this game they were playing with all their customers. They wanted each and every person who accepted the three months forbearance program to cave in to their threats and refinance through them. They would be the very last people I would refinance through.

    If what they are doing is not illegal...it should be. It is definitely NOT ethical to have people state obvious lies to you and then state they must have been improperly trained but you the customer now must pay the piper. I would like to see something done about this company asap. My friend and I are submitting a complaint to the Attorney General's Office. I hope everyone who reads this and had a similar dealing with this company do the same thing. This is a fraudulent if not, at the least a terribly unethical company, that needs to be stopped asap. They are using your hard earned money to get out of the problems their company is having and punishing you...their customer.

    Other companies denied me because I didn't make enough money at that time. I was switched over to Mr. Cooper and at first, it was difficult to get a hold of someone. But now, it has been a smooth thing for me to call and be able to talk with somebody, which is also a plus if you don't like dealing with an automated machine as much as you would like to talk with someone who can understand what you're saying and also speak English very well.

    I like the amount of attention they gave me as far as keeping me up to date and calling me when they were supposed to, checking up on me and making sure everything was okay.     I had a mortgage with Mr. Cooper previously. I went for a refi because I wanted to reduce my monthly payment. All the relationships that I've had with the two individuals, going back and forth through the refi process, were really great. They made contact with me and got back with me every time I had a question. It was really good. The explanation of the refi was very good.

    I've refinanced my house with Mr. Cooper and it went really well. I was seeking not only a lower rate but I also had a car payment that I wanted to consolidate so I did that. I’m saving a little over $500 a month by doing that, which was good. The paperwork, however, was about five inches high, but other than that, it was easy to deal with them. They had somebody come out to the house and my wife and I sat down and did a lot of signing.     I had a loan with Nationstar that I wanted refinanced so I changed my loan forms and I was able to refinance at a better rate. I had a better experience with Mr. Cooper than Nationstar since I've had so many issues with Nationstar that I wouldn't recommend them. They did not take and paid my insurance through escrow and we kept back and forth. They finally put in place an insurance, but every time we called or tried to get anybody online they tell me that they'll take care of it but then they never did. With Mr. Cooper, everything went great. Everybody involved did a great job. When the processor contacted me, she took care of everything when there was an issue. My only issue is that since my loan was direct debited I would have liked someone or at least an email asking me if I want to continue.

    I received an email telling me that I needed to take care of that. When I came back, however, I didn't have time to do it. They then sent me a new email and that wasn't there any longer. It was a whole different approach because it had been taken care of and the new loan was in place whereas before they would ask me if I want to discontinue the direct debit on the site. I then called and the customer service took care of the issue. They explained to me that I could do that so I was able to go in an discontinue that. I wish there would have been the opportunity at that point to indicate that I want to continue the new loan with direct debit. Because I don't know if that is on their end or do I go to my bank.

    Also on my past loan my due was on the eighth and now they tell me that it's on the first. I wanted to change that so I looked on the site and it wasn't easy to find. My money is allocated in terms of budget and I thought it was going to be the eight and it's not a minor expense. I also called them about that. When I first called, the customer service people were busy and I thought it was going to be the same experience with Nationstar but when the customer service person was not able to answer it went directly to a loan officer and he began to help me. I would recommend them.

    My experience with Mr. Cooper the second time around was awesome. It was better because they messed up on my taxes the first time. They weren't knowledgeable, so I ended up getting one of those things where the taxes are added on. It came down to where I was paying $300 more than what I had started out with and that was ridiculous to me. I should have been smarter about it and get attention to my taxes, but I trusted the people who said that they knew what they were doing and I left it alone.

    It's assumed that people will pay taxes, but I remember them getting the tax bit and I'm not a tax person. This is my first home and I wasn’t sure what the taxes were, but I assumed that the mortgage company is going to take this into account. However, Mr. Cooper didn’t do that and I ended up suffering from it to where I had to refinance so I could afford this thing in my home. It wasn’t something that popped up. It was something Mr. Cooper received, so they knew what it was. But they made it a big surprise for me since they didn’t collect enough paid taxes. They wanted to pass the cost of that mistake on to me, but most homeowners are not tax professionals. But the guy who did it for the second time was knowledgeable and did the taxes right. Everybody kept in contact with me and it was great.

    Mr. Cooper should make sure people understand the tax documents when a person buy the home through them and I happen to get lucky with a person. I would have that as faith. People should make sure they check all their documents, understand what they're signing and if at any time they're signing their name for something, they're making a commitment and that’s something everybody should know when going into a home. Nevertheless, the guidance that I received from Mr. Cooper was straightforward since I'm a veteran and I did an IRRL refinance. I was much geared to going with my refinance versus looking at different options to do it. Having a month where I don’t pay for them was a benefit for me. Also, my mortgage payment is right back where it used to be.

    Mr. Cooper bought our mortgage from another company. They kept sending me stuff and finally a few years back, we tried to refinance. It was an unending process of needing to fax more things. We didn't have a fax machine in our house and it was really expensive because we had to go all the way to another city to fax something. They promised a better experience this time and I went along with it. At first, they wanted me to fax more stuff, but then the lady said not to worry about it and that they wouldn’t need anything else. They said that I wouldn’t need to do anything other than on the phone and online. Then they said maybe I would need to fax something and then they stopped that. The only other thing we had to do was sign some paperwork with notary that they sent here.

    This time turned out to be better after a few bumps. It also went a lot faster than our attempts before. When we tried it before, when they were still called Nationstar, we would be going round and round with them for a couple of months each time. This time, their reps were nice and friendly. At first, I was really apprehensive about it because of what happened before but the conversation was able to carry on long enough to get past that. I was able to see that this time might be different, and when it looked like it might not, we got past that too. One lady made it so that we wouldn’t have to jump through any mortgage.

    We didn’t have to start the mortgage over. We had 19 years and so many months left and 20 is not that different. Moreover, we got a couple months off for making the payments. It feels good to have it done. Unfortunately, we are now getting a whole bunch of junk mail for mortgage insurance. There are days where we’re getting two or three pieces of mail about mortgage insurance.

    You recently acquired my loan from CitiMortgage. You took over my loan right as my November 2017 payment was due. As soon as I was notified of this change I called to verify and make sure that there wouldn't be any penalties for late payments as I had not received any new billing information and didn't have the address available or my account number available to provide payment. I was assured at this time that I had a 60 grace period that I would not incur any such penalties. I made my November and December payment via your online payment system. When my payment was submitted I was told two separate ways (via the online system and then via email that my payment was approved), In fact I received two emails on 12/30/2017 stating that my payment had been received.

    This led me to believe as it would any person of average or even below average intelligence that you IN FACT received my payments for November and December. It was only when I logged onto my account through your website that I was confronted with the fact that my payment had not been processed as I had thought. Now my account is showing 80+ days overdue. I did not receive a phone call or an email alerting me to the fact that there was an issue with payment. I tried calling when I was alerted to this and was told that you were unable to retrieve my bank information. You are the only mortgage company that I have dealt with that has failed to notify me as the consumer that there was a processing issue with my payment. Not only was I not properly notified, the notification that I did receive was a pre-foreclosure letter.

    To me this seems like an attempt to have customers inadvertently default on their loans so that you can foreclose or request payment of the full loan amount up front. This is messing with people's credit and homes. It also highlights that your "re-branding" efforts are not working. I read your reviews (and I will be posting a 1-star review myself after I complete this letter) and I am not the only person that feels as though you guys are being shady. You need to increase your response to your customers. I am also wary of the fact that you bought out my loan in the middle of settling a regulatory lawsuit. This does not instill faith in your reputation.

    Your tagline is "We see home loans differently. We see it through your eyes." Obviously you don't or I would have been contacted (like every other business does) when there was a payment processing issue. Again I would like to re-iterate how extremely disappointed I am - especially being a new customer- with the service provided so far. I cannot in good faith recommend your company to anyone and in fact will do my best to dissuade anybody from using your services. YOU NEED TO DO BETTER!!! Also please note that I am sending my November through January payments via certified mail with a copy of this letter attached. I fully expect (as I was told by Michael in Texas today 01/22/2018) that there will be ZERO late fees or penalties as this was YOUR fault.

    We received our 2017 Year End Tax and Interest Statement from Mr. Cooper for one of our rental companies. I noticed right away the property tax payment that they showed paying out of our escrow account was incorrect by almost 1/2 the amount as they only included our County Property Taxes and not our City Property Taxes. When I called to ask about it their answer was they aren't required to report it anyway so they wouldn't fix it and didn't care that it was incorrect. They told me I could pull the amounts from my County's website to get the amount they had paid.

    Well, I knew that already because I knew the amount that they had paid. I also know not all counties have this available on their websites. I don't understand how they don't care that something they chose to include on the report is inaccurate and they don't care. They get the use of this escrow money all year long but they don't take their responsibility of reporting to the customer what they did with that money. Be cautious and always check the numbers. Don't rely that they will have reported the correct amount.

    Transferred to this company not of our own accord... have a yr left on our mortgage... had my homeowners ins co. Say no check for premium was received therefore my ins. lapsed. Was due on the 4th of Jan. It's the 22 and it's still missing, not a good look! Second when I call on Friday, Jan 19 they are closed due to inclement weather... what SMH. As well as today the 22nd of Jan 2018... I had trouble getting thru because inclement weather... in TX... SMH.

    Anyways when I call I was met with rudeness, very defensive reps, and they talked over me. Not to mention Terry from the escrow dept couldn't do simple math. I told her that I may want to opt out of them paying my homeowners ins. so how much would I pay and when... she was unable to help me. WTF! Very dissatisfied. Horrible company!!! Looking for new mortgage co. and BTW I had to be added on the account due to my father the policy holder being on hospice due to terminal lung cancer, so he can barely speak, I explain this and was literally told they couldn't verify him cause they couldn't hear him and I was helping too much. Even after I expand the situation was told they couldn’t help and I should call back and speak to someone else. I was outraged and transferred to a supervisor who then apologized and authorized me. No manners, horrible.

I called and told the rep, Anthony, that I had gotten a letter and I wanted to look into refinancing, so he guided me every step of the way and everything has been as smooth as silk until now.     After years of receiving my payment with no issue 3 months ago they claimed to have not received my payment. Each month I have had to get my bank involved to send them proof that they cashed my payment only to find that they had misapplied my payment. This continues with no apology and no recourse. It has now reached a point of harassment and the latest one is after confirming that they had my payment in full. 10 days later they send me a letter saying that my payment was partial and late payments will apply! I sent $3,770.17 and they confirmed receiving only to send me a letter saying that they are holding $779.99 and that I need to get them $2,990.18 to bring my account current. What can I do to put a stop to their incompetence.

    Mr. Cooper inquired with me about refinancing my mortgage. I thought about refinancing but I hate all the cost and a lot of the things that are involved in getting into it. But once they started laying out the options it has been very professional. By the time it was all broken down to me and they showed me the numbers it was definitely easily doable. I also saw the different options and it worked out better for me so I'm happy. Nothing’s really going to change for me except the amount of time but it’ll be nice knowing that my mortgage will be paid off sooner. It will also work out good for them since they can get what we want to get a lot faster. Their people have also been great. If you need to see somebody they seemed like they want to help you.

    I have been happy with Mr. Cooper. Due to some medical issues, I had to refinance my old mortgage. Their reps responded quickly when I called or emailed them. But, there was one instance where I've provided some information and then my insurance company provided and explained them as well, and then the information had been asked two more times. The back and forth was unnecessary and a day or two was lost during the course of all that. Other than that, everything else has been fine. They were pleasant and it was a pretty fast experience.

    I would never recommend this company to anyone. I've been with NationStar (Mr. Cooper) since October of 2017 and EVERY month, except for one, I have had a problem with my mortgage payments. I have never had a late payment or any problems with paying directly from my checking account in the past. I always have the funds in my account and I always make sure I pay my bills at least 3-5 days before they're due. With NationStar though, I have had nothing but bad experiences and even worse customer service with upper management. Their automated system took out the incorrect amount over one month ago and I'm still dealing with the headache of that. The system verified that it was to take out half of my monthly mortgage payment mid-December (I make bi-monthly payments) and instead it attempted to take out the entire amount.

    The automated system verifies multiple times before it takes the amount out and I verified MULTIPLE times that it was only to take out half of the monthly payment. I wasn't even aware that it was trying to withdraw the entire amount from my checking account until I called NationStar 3-4 days after I made the payment asking why it hadn't come out of my account yet. I was told the system would automatically try to withdraw the full amount two times, which would cause overdraft fees on my checking account. I told them I did not want it to keep attempting to withdraw the amount and asked what I could do to make sure only the correct amount was withdrawn. After MULTIPLE calls to NationStar and talking with Supervisor Katie, I was told "there's nothing we can do." Keep in mind by this time it was already a few days before the end of the month and my next bi-monthly payment would be due.

    Katie kept promising to return my calls as I was calling daily asking for updates since nothing was being done. Katie finally quit taking my calls and had the rep tell me she's "working closely with a manager to solve the problem". I was eventually told by a rep I could submit a payment for the correct amount as once the incorrect amount attempts twice on my account it will no longer try to withdraw from my account. I confirmed once again with the rep that there would be no fees as now this payment would be EXTREMELY late and she confirmed that there would be no fees with NationStar. I don't understand why someone couldn't just tell me that in the beginning as I would have been happy to have made the correct payment over the phone. I was able to contact my bank, USAA, and get my overdraft fees credited to my account once I explained the situation.

    This month when I went back to check on my account I noticed a $25 fee was added by NationStar. As previously mentioned, throughout the entire mess I had verified with multiple NationStar agents there would be NO FEES since this was the systems fault. I called to inquire about the charge and once again was told "Katie will follow up." I never heard back from Katie, so once again, I called in. I spoke with a representative, Josh, who asked me to explain the situation. I explained what happened and he was able to submit a request for a $25 credit with his manager. He told me I needed to wait 30-60 days to see if the request was approved or denied.

    Josh was wonderful on the phone, but I think it is absolutely ridiculous I will have to wait that long just to hear if NationStar is going to fix their own mess. Josh stated the manager would have to pull the call and review it, which is understandable, but this is also what I was told Katie would do a month ago, and apparently that was never done. I have even gone as far to contact USAA to see if I am able to switch mortgage companies, as I'm sick of spending hours on the phone each month trying to make a simple mortgage payment, but I was told unfortunately NationStar is the only mortgage company USAA works with. I realize it's only a $25 fee, but it's the fact that I was told over and over that there would be no fees. As a first time home buyer I am positive this will not be my last mortgage, but I can be sure this is the last time I use NationStar.

    I already have Mr. Cooper's insurance or their mortgage and then I looked into refinancing. I called Mr. Cooper and they set it up for me. I made four phone calls to their representative and did some paperwork. The process was seamless. However, they need to offer us the bi-monthly payment since they sub me out to a company that they use and they charge me a fee to pay my mortgage. I was surprised with that since I used to have Wells Fargo and they let me do it without no problems. With Mr. Cooper, they tell me that I have to call this company and talk to a particular person. That was not a very good experience. Nevertheless, since refinancing my loan, I had a lower mortgage payment.

    I originally started my home loan with Chase. However a few years later my loan was sold to Mr. Cooper. Anytime that I needed any type of service, it ends up leading to endless calls with no result or resolution. However the most recent experience is trying to assume my mortgage which is allowable under the terms of my loan. I simply need to remove my ex-husband's name off of the loan and it's been impossible. They continue to request for the same information stating they haven't received it.

    The assumption and research department are unreachable and refuse to contact you via phone or email. I requested this process begin in October and it has yet to start to due to the extensive need to research if my loan qualifies, endless requests for information already provided to them and the inability to speak to anyone directly to resolve this issue. This is the worst company to do business with, unfortunately I did not have a choice as my loan was sold to them but for those that do, I highly recommend you do business with another lender that is willing to help you when needed.

    I attempted to pay my mortgage by phone to avoid paying a late fee. They were going to charge me $19 to accept payment by phone. I only called because I could not make the monthly payment with extra fees that were tagged on when the company took over my mortgage by using the app. They have never been able to explain to me what these fees are for. A couple of days ago I tried logging on to the app to make a payment and it would not accept my password or my security question or answer. All were correct. The app was not working properly. I had to call to get it reset. It would not let me do it online.

    I ended up getting on my computer and was able to make the payment on the website without paying the additional fees, a late fee or service charge. This is what happens when a ** debt collection agency takes over a mortgage company. They add fees and keep on adding fees with no explanation. They have claimed I was late once when I was not. I tried to dispute it but they fought it. I was not late but it says I was on my credit report. This company has sucked from the first month they took over my mortgage. I hate this company with a passion. This is the 7th company that has had my mortgage and it's the one that has had it the longest. It's been the worst.

    It's pretty ** that they can come in and buy out your mortgage without you having any say in the matter. This company has been sued, I'm waiting for a settlement from one of the case action lawsuits. I'm so happy I'm selling my house in a few months and will no longer have to deal with this ** company. This company wants people to fail. They buy high risk mortgages in hopes of foreclosing on them. I've owned my house for 11 years and have been late by a few days once or twice. So ** Mr. Cooper, y'all won't be foreclosing on this mortgage.

    I had Nationstar before, and then Mr. Cooper took over. I already had a Mr. Cooper account, the app and all that stuff from my previous mortgage, so it was nice to just stay with that. I was tossing around the idea of doing a cash-out refinance, and they did a cold call and it just worked out that they called the same time I was thinking about doing it. Then the rep gave me rates the same day and we just put it in motion. He held the rate for a couple of days until we could make the decision to go through with it.

    We waited two or three days and he said that the rates had gone up and our hold had expired, then he backdated it so that we were still covered. Every time the rep called, he sent a follow-up email to line out everything we discussed and I didn't have to wait for anything. It was always immediate.     The transfer to this company was made by my previous mortgagor, I read all the review at the BBB and decided to make my payment before the cut off since I had not received anything from Mr. Cooper. It was confirmed and out of my account prior to transfer. I finally called in December (15) to get my account number and they told me it was in the welcome packet that sent the 13th! Got it on the 17th with statement for the December 1 payment due. Long story short, Made the January payment 11/29. They still have not found the Dec payment that was transferred to them by previous mortgagor 8 weeks ago and continue to call me with automated late calls. Obviously they can not handle the accounts and if you read other reviews they will concur. I am so upset with this run around. I called today Jan 16, 2018 and they are closed due to inclement weather. Not impressed.

    My loan was sold to Mr. Cooper and I pay at the end of the month. They kept telling me off and on during the course of a couple of years that they have programs for people like me and my situation. Finally, I said, I was interested and their rep, Mark, called me. He talked me through the program and named one product that would probably be more appropriate that it would lower my mortgage. In that way, I could make my payments on time. He did the history and he was more like a financial counselor because he coached me and he gave a lot of good information.

    When we talked at that time, I could not qualify because I have to be less than 12 months without being late on my mortgage payment. It was early in February that he called me. I tried to make my payments on how much I did. He called me back later in November and then we started the paperwork. Between him and his team, they really helped and told me what I needed to do. They gave me the papers, told us what we do with them, and explained. They were very courteous, professional, attentive, and they followed up. I had a lot of questions throughout and if they didn't know the answer, they'd call me back. It was very stressful in the beginning because I talked about my mortgage but I didn't feel uptight because they were sure that I would get approved. They also gave me the information I needed to understand what was going on.

    However, there was a problem during the settlement date. I was told I was going to be at 9 and then it moved back to 12, then it was at 3. The notary that came was really cold. She wasn't rude but she was not communicative. I thought I was talking to a robot because she wasn't very friendly. She wasn't offering any information or explanation. She was just there, collected the signatures, collected my check and got out. I did not like her or how she came across. But we got through it. My husband was there too and he was shocked at the level of the coldness.

    My first payment is due February and it was reduced by $300, which I was really happy about so I know I'd be able to make the payment on time now. I would definitely recommend the guys that helped me. They're very forthright and explained things very easily so that you can understand a lot of all that technical jargon because I am not into all those legal documents. They're very supportive and honest. Overall it was a pretty positive experience.

    My house was damaged in Hurricane Irma in early September 2017. I received a settlement check from the insurance company in early December and sent it to Mr. Cooper on Dec. 5th. I had paid to have my house repaired and it was mostly done at this point. Mr. Cooper took three weeks to inspect my house and release some of the funds. They now hold $6000, the remaining amount and have asked for a reinspection, cancelled a reinspection because a check is due, cancelled the check distribution, and rescheduled the check distribution. If all goes well I should have my remaining money by February 1. I have called every day and that has actually been the high point of my service. The people answering the phone have been very helpful, but if I could change my mortgage company, I would. Mr Cooper is keeping my money at their whim and with no right, because they can.

    We were with Citibank and they sold the mortgage to Mr. Cooper. We had a higher interest rate and I always make principal payments so I decided to get the refinance done at a lower rate. I inquired with Quicken Loan but I decided to go with Mr. Cooper since they were comparable with what Quicken Loan was going to offer and convenient too since they already had all our information. I have at least 6 different mortgage companies with different homes and never had any problem but this company and its staffs doesn't seem to get anything solved. Each issue I have with this mortgage company I probably called at 4-8 times, each lasting at least 30 minutes, without getting anything solved. All they want to know is if I was satisfied with their service at the end.

    My problem started when I discovered I was no longer in a flood zone. I tried to cancel my flood insurance by myself and later through my agent. That problem lingered for over 5 months with at least 8 phone calls, wasting at least 4 hours total. I was finally able to get it cancelled only to discover that they purchased a forced flood insurance months later at 4 times the price I paid previously. I tried to get them to remove it and had their hazard insurance specialist on the phone each time where they verified on the FEMA website that it was not in a flood zone but they will only accept a letter personally from FEMA stating I was not in a flood zone to remove the policy.

    By then, I became so exhausted dealing with this mortgage company that I decided I will just pay off my loan and be done with this company. Little did I know they will take forever to return my property tax escrow check. Normally it would take 4 weeks to get you escrow money back. 5 weeks after paying off my loan, I called Nationstar Mortgage and the first representative did not know if a check was mailed. I spoke to someone higher up and the person stated that they will cancel the old check and mail me a new one and it should arrive in 5-7 business days. So, I waited another 2 weeks and still no check.

    Today I called again and the representative stated the check was mailed to the wrong address. I am not sure how you mail a check to the wrong address when this is the same address that I been paying mortgage on over the life of the mortgage. So, after 7 weeks, I am still waiting. Hopefully it gets here within 7 business days as they stated. In the meantime, my property tax is due and I am still waiting to pay it. I hope everyone read the reviews and realize this company does not deserve your business. No wonder it had to change name from Nationstar to Mr. Cooper.

    Worst customer service I’ve ever experienced. I work for a 3rd party trying to acquire information for a customer. They did not accept his written authorization, he called and gave them verbal authorization and still every time I tried to contact them after the initial call they would state that there was no authorization on the account. In 3 business days I made 2 Requests through their Touchstone service, spoke to someone who was supposed to email me the document and called and spoke to another rep for them and still never received the document. They said they sent the document to our mutual client but then he had to call back as well and jump through hoops just to open it.

    On my last call I told the rep it had nothing to do with her but I would like to be transferred to a manager and she more or less refused. She told me the issues had been resolved, it had not, and then she kept repeating the same wording over and over again. She never apologized or even tried to appease me. Just said her manager would read me the same prewritten statement as to avoid doing anything to fix the problem for future. I told her the circle of a conversation was going nowhere, that this is why the customer was refinancing his loan and that I would find another way to file a complaint. If my mortgage was ever transferred here I would immediately refinance.

    I requested a payoff to my mortgage and it was taking forever. All the while the interest was mounting. So, I send in more than enough to cover the balance. Since this time, I have been waiting almost 2 months for the correct amount to be refunded. They received and cashed the check on the 15th of the month and will not refund the interest from the 15th to the 31st that they did not earn. I have filed with the "BBB" and the "Dept of Savings and Mortgage Lending". My next step will be to file a lawsuit in small claim court. DO NOT DO BUSINESS WITH THIS COMPANY!

    I had a loan with Nationstar who eventually changed to Mr. Cooper. It seemed like a good idea to get a lower interest rate and they started sending me paperwork and explaining what it was.     Mr. Cooper had my mortgage and I was trying to shorten it. I dealt with two people and they were really good as well as professional. Plus, they didn't waste my time. I called and told them I'm going to start seeking this out and that I'm going to look at a couple of things. The person I talked to was brief and just gave me the facts that I was looking for. I mulled over it for a couple of days then started to get the ball rolling. I then dealt with Sharmaine. At some point, they sent me information on the e-docs and I waited and waited until I finally called to check on it. Was on hold for 25 minutes then disconnected, called back and was told the extra payment went to principal payment on the 11th. I send extra principal payments every month. Their customer service lacks follow-through on issues, and instead blames another department for delays, stating, "I don't know what happened."     Refinancing with Mr. Cooper is pretty fast. You could do it in half a month and that's a good thing. At the start, I was with my insurance company, Nationstar. And then I got a letter from Mr. Cooper. They called me and then when I called back, they started to refinance my old mortgage. Since Nationstar and Mr. Cooper are related together, refinancing here saves me money. However, they gave me a number, $3,180 and when I finished refinancing, the number went off to $2,279. They explained that it's because the property tax went off.

    From the information you submitted, we understand that these are your allegations: "A property inspector for Nationstar Mortgage was sent to inspect your home." Nationstar attempted to gain entry to my home on several occasions. The inspector pulled into the driveway and began to speak me in degrading manner, calling me a "**" and a stupid baboon, which we were able to record with my iPhone. The inspector then drove off and circled back around in front of my home and continued to agitate the situation. We contacted the Police Department, filed an incident report and contacted the attorney.

    I am the executor and owner of an estate property. Bank of America sold the mortgage on the property to Nationstar currently Mr. Cooper. We have requested a home modification and Mr. Cooper denied the loan because they stated I don't live in the home. I provided court documentation along with statements showing who I am. They admitted to wrongfully denying the modification because I have multiple rental properties. Living in the home or not, HAMP requirements does not state you have to live in the home and rental properties are included. The discrimination along with the wrongful denial of HAMP program has prompted me to report this to all lawful organization. The estate is seeking to have this situation rectified by Mr. Cooper. I will post the outcome.

    My mortgage was sold to Nationstar Mortgage also known as Mr. Cooper by CitiMortgage. My 1st mortgage payment was supposed to be 1 Dec 2017. On 11 Dec 2017, I noticed that my account was not debited. I called Mr. Cooper and a representative from Dallas said that nothing was set up for EZ pay (automatic payment debited from my checking account). Since that was the case, I made an electronic payment from my checking account to cover December 2017’s mortgage payment. On 12 Dec 2017, my checking account was mysteriously debited by Mr. Cooper for Dec 2017 mortgage payment after I already made an electronic payment the day before. So this makes 2 payments to Mr. Cooper for the month of Dec 2017.

    On 13 Dec 2017, I initiated a teleconference with my husband and a female service representative named Jamie from Kansas. She confirmed that 2 payments were made for Dec 2017. I asked to be refunded the initial amount that was debited. She agreed but had to confirm from my banking institution that the transaction has been cleared by my bank. So she contacted my bank and we all teleconferenced. I heard my bank confirm that funds cleared. So this Jamie tells me that a refund was going to be issued in a form of a check which I should receive in 7-10 business days. I asked why not refund me electronically and she said that’s not what Mr. Cooper does. They issue refunds directly to the customer through a check.

    On 19 Dec 2017, I called Mr. Cooper again and spoke to a Jennifer who then transfers me to a Jake. Told my story to Jake who checks on my account and was told by his manager that since it was an ACH (electronic) transaction that my refund was going to be made electronically. Jake tells me that no refund in the form of a check was ever initiated by Jamie from Kansas whom I spoke to on 13 Dec. Jake tells me it should take 24-48 hrs for the electronic refund. On 22 Dec 2017, I called Mr. Cooper and spoke to Brenda from Harlingen Texas. Told her my story. She tells me that there has not been an electronic refund initiated. Realizing this is beyond her expertise, she transfers me to a manager named Bradley (badge # **) from Harlingen, Texas. Bradley assures me that he was going to directly email the person responsible from account services and ensure that a refund is made. Bradley states that it will take 24-48 hrs for a refund.

    I told Bradley I was highly dissatisfied with the customer service experience I’ve had in the very short time my account was with Mr. Cooper and I wanted to file an electronic complaint. He tells me that there is no forum to do such thing and that he can file the complaint for me. I declined and wanted to do it myself because Mr. Cooper has not kept their word so far. Bradley gave me an address in Irving, Texas to write my complaint. That same morning, I received an automated phone call from Mr. Cooper and was asked to rate their service. I gave them a poor rating. That afternoon, 22 Dec 2017, to my surprise, my account was refunded. You would think this was going to be the end of this issue. That same day, Mr. Cooper reverted that transaction and took the money from my account again.

    26 December 2017, I check my bank account and I see that on 22 Dec 2017, Mr. Cooper credited my account, reverted that credit then posted another deposit for 26 Dec. I called my bank to verify all these transactions I see and they can’t help so they connect me to Mr. Cooper (again). I speak to Keisha from Kansas. I tell her that for continuity purposes, I would like to be transferred to Bradley. I give her his badge # and she tells me that it won’t help me any. There is no way of finding him. So I’m stuck with her and tell her my story again for the millionth time. She confirms that on 22 Dec 2017, a credit was credited back to my checking account but was also taken back on the same day. She says another credit was issued on 26 Dec 2017 and offers a confirmation #. I will check my account every day, starting today to see what surprise Mr. Cooper will bring me.

    So for weeks now, I’ve dealt with an inconsistent and incompetent group of people who have inconsistent information. Who knows if those people I've dealt with gave me their real names and badge numbers? I am very dissatisfied with the service I am getting from Mr. Cooper. I can’t imagine this company being in existence this long if this is how they treat their stakeholders. I wish I could just pay my house off but I can’t so I will look into refinancing my mortgage with someone else. CUSTOMER BEWARE! DO NOT DO BUSINESS WITH MR. COOPER!

    I have financed with Nationstar before and they changed their name to Mr. Cooper. I went to a session of getting my disability and the rep was trying to get my house away because I didn't make payments for five or six months. When I finally got my disability, I doubled my payment. I talked to one guy and he hooked me up with somebody else with Mr. Cooper. They set me up on a refinance and had a lady come down.     Mr. Cooper called me one day while I was at work and they had some type of promotion going on. They wanted to run my numbers to see what it came out to if I were to refinance and it ended up being a $400 dollar savings. At first I was a little nervous but it seemed like a no-brainer. When they asked if I wanted to refinance, everything seemed legit. All my paperwork came from them and the process was completely over the phone, yet it almost felt like I was working in an office with them.     My mortgage was turned over to Nationstar from Bank of America, then Nationstar changed their name to Mr. Cooper. Their reps were knowledgeable, helpful and answer all my questions, but I found out towards the end of the loan that they have problems and miscommunication on what was needed for closing. They said that my husband's name needs to be applying on the deed and he needs to sign the deed. But I found out he did not need that in the state of Georgia. They sent the closing attorney out to the house and one document wasn't signed. They had to send him back out to have it signed again, so the account wasn't funded on the date that it should have been funded and I only found that out almost a couple of days later.

    I was told by the processor that once the account has been funded that day, I would get a phone call to let me know because I had a mortgage that was due if it wasn't funded on the correct date. The next day, I called the loan officer and the processor to ask them a question about when they've all funded it but I never heard back from them. About 2 days later, I got an email telling me the loan had been funded. In the beginning of the loan process, my calls were returned right away. They should not stop returning calls once the thing has been signed and do follow-up until the loan is completed.

    Hurricane Irma hit and we were told that since we were in a disaster area (Polk County, FL) we could defer our mortgage for 3 months with no penalties. The forbearance would put the owed amount at the end of the loan. Now we’re almost to the end and they changed the verbal agreement that the representative was asked 3 times about to something different. They want us to modify our loan, instead of following through on their word. It’s ridiculous they are allowed to do this and change the original agreement.     I wanted to lower my monthly payment and I worked with Michael from Mr. Cooper for my refinance. He was good, fast and called all my needs. We closed in less than a week. That was the second time I tried to refinance because the first time was a few months before and I had a bad experience with someone else. But with this guy, he knew what to do and he explained pretty much everything. The only one that I had an issue with was with the underwriter. He sent me the same paperwork twice but with different numbers and when I asked him why the numbers changed, he was condescending. Instead of explaining himself, he told me that he was going to tell the other guys to give me a call. So, he didn't want to answer and I was almost about to cancel the whole thing. Then this other guy explained everything and he talked to the underwriter.

    Other than that, I had an easy and good experience and I would still use the company. I'm thinking of buying a rental property so I'm thinking on calling them again. I've been their customer for more than six years now and I like them. That's the reason why I stayed with them. I even recommended people to them and I have friends who also had Mr. Cooper. They didn't know that the process was that easy and fast throughout the end and I explained to them that I only had to pay $2100. It was worth it.

    While they have changed their name and are trying to improve their reputation nothing has changed. Communication is still difficult, representatives tell you one thing and then you speak to someone else and they give you new directions. They send people to your house leaving a notice to call them but when you do there is no reason for the message. They do this before they bother to call you or notify you by mail.

    I was with that other loan system and they gave me a runaround so hard that you’d never believe it. When you’re on the phone with them and they tell you, “Oh, call me back at such a number.” When you call back, they send you from one person to the other.     Dealing with Mr. Cooper for refinancing was wonderful. It seemed to be easier since they already had all of my information and I was already set up. Working with their reps was very easy. If I made a phone call or we had an email, they would follow up with an email and a phone call constantly every day. If I hadn’t read the email, they would follow-up. It was very good and we communicated well. The rep was constantly giving me a call as he was being sure even when I was handed off to the next department and during closing, everything was very smooth.

    Their guidance was very good. They laid it out there and I was given the options which depend on what my situation was and what I was going to do if I was going to sell or going to keep the house. The first payment comes out starting next month but the payment will be lowered to $240 a month. I would highly recommend them first before people went anywhere else.     CitiMortgage sold our mortgage to Mr. Cooper. When the representative called, I didn’t believe he was really from Mr. Cooper at first because I don’t give my personal information to people who call me. I thought about it then I went to the website he said to go to and I took a chance on it. I knew what I wanted to do so the representative gave me my options and we went from there. He was excellent and very nice. He did a good job and handled it very professional and fast. Also, he did it all on the computer and I didn’t have to leave my house. He even sent the lawyer to me to close because I’m on oxygen and I don’t get out very well. But it’s stupid that they changed the name to Mr. Cooper.     In 2014, after a year of trying, I received a modification offer from Nationstar which I accepted. I paid on time every month for two years. In 2016, I was notified by Nationstar that my payment was increasing from $1068 per month to $2670 per month. When I called to find an alternative they said there was none. I then contacted Keep Your Home California, a non-profit in CA and was approved by them for $40,100 recoverable grant to pay down the balance. In Jan 2017, KYHC sent Nationstar the $40,100 to be applied to my loan. Nationstar received the funds and applied it to the principle.

    I called Nationstar after they received the funds to see how it could assist me with my payment. I was told that the funds could be used to “pay ahead” or prepay the next 6 months payments. I agreed to this and was told my payments would be paid through June 2017. Each month, I checked my account online and each statement showed June 1 as next payment due. Until March. When the March statement came out, it showed I was due for April payment. I called in, explaining everything, and after an hour of being on hold was told the previous request was not properly processed. I was told they would process it again and that my next 6 payments would be made. Next payment due, Aug 1.

    I continued to check online and the Aug 1 next due date appeared until June, when I saw that a payment was due. I called in to Nationstar and after an hour was told again, the previous request was improperly processed and would be corrected. Eventually, after two more calls I was told my payment was covered until Jan 1, 2018. Online statements confirmed this next due date. On September 2, Nationstar sent me a letter confirming my payment was “paid ahead” until Jan 1, 2018. They sent me an identical letter on Oct 2, 2017.

    Yesterday, Dec 15, 2017, I went online to make the Jan 1 payment. What I found was my next due payment was due Feb 1 and was $18,200, not $1666!! I called in and was told that once again, the $40,100 was “reversed” out, only this time I was told it was “sent back”. After 45 minutes on the phone I was not able to find out where the funds were sent or why, 11 months after receiving the funds, and using the funds to pay ahead and reduce principle this occurred. The person I spoke to was a nightmare. She asked me if I “checked my bank account” for the reversed $40k!! She claimed I was not eligible to use the funds to be used due to the agreement I had with Keep Your Home CA. I asked to speak to a supervisor and after she yelled at me she hung up.

    I called KYHC after that and confirmed that they have not received the funds from Nationstar/Mr. Cooper. They also confirmed that there was no agreement that would prevent Nationstar from paying ahead as they did for the last 11 months. My experience with Nationstar/Mr. Cooper has been horrible. I simply cannot trust anything I’m told because everything changes with no cause or warning.

    When I purchased a home some years ago I was young and my credit was not what it is today and so I had a very high interest rate. I had to refinance and the reps I worked with at Mr. Cooper were both lovely. They were very forthcoming with information and worked well with me in getting the refinance that I needed and wanted. They gave me the options and what was available to me as far as if I wanted to do a 15 or 20, or a whole year type of refinancing and what was best for me. What I was going for in getting the loan paid off was possible in the price range that I was working with already.

    My experience with them was well placed and it was my first refinancing, so it was something new to me.     Trying to close out and get all the money from my Escrow account. After closing on my home there was a payment made from my account to FHA MIP, when calling to find out why personal did not know why a payment was made a month after my closing. The time it takes to talk to a real person is about 30 minutes. Then they put you hold to go get a glass of water. I do not know what they do when you are on hold. But after they come back they will transfer you to another person which starts the timer all over again. It took three calls to get an answer.

    Now to get the escrow money, a check was sent. They would say the check is in the mail. But that was not all the money. After calling again and waiting the time frame I was told. The check was sent to the wrong address. It told a week of calling 4 different people to get this. Each person would tell me they would handle it. Each time I would try to talk to them to get an update they were not to be found. I would then start all over again with a new person. The check is in the mail. Now I am at trying to get a wire transfer into my checking account. Been trying to get this done for a week. It got approved but I need to wait three days for the money to show up. Went I make a wire transfer. It will be there in minutes. Why am I waiting three days? The escrow account is my money. Not the banks! Do not use Mr. Cooper ever.

    I had a mortgage with HSBC which was sold to Mr. Cooper. When I called Mr. Cooper to ask them not to sell my information to other companies, their representative asked why I haven't refinanced. I told her that I would love to, but my debt to income ratio is not what it was and that nobody wanted to refinance with me. Then she said that since they have an existing relationship with me so they can do the refinancing. A week later, I was done.

    The guidance I received from Mr. Cooper's representatives was seamless. They knew what they were talking about. Since refinancing, I had $600 a month less in payment.     Ever since changed name to Mr Cooper - it's been a complete nightmare... They contacted me to suggest a refinance multiple times which I had no interest... YET every time I have called, I cannot get anyone live... The standard response is "your wait time is over 10 minutes". Seriously? Then when I leave my number to call me back as tired of waiting, they NEVER call. Mr Cooper - HIGHLY NOT RECOMMENDED.

    Every Month we get threatening letter demanding payment, while in the same letter they show they are holding more than enough to pay my mortgage in a suspense account. Hey knuckleheads, write a simple do loop program. Here is check that is less than the full amount put it in suspense. Here more money, Is it enough? Ding ding ding, pay the mortgage. The House is owned by two unmarried people. They get two checks every month. It's not rocket science. My 12 year old neighbor could write the program that would fix this. All they say is, "I'm sorry we send you threatening letters when we have your money. There is nothing we can do about." They changed their name to show they care. Jokes on us, they could care less.
