    We had some work that we wanted to have done on the house so we refinanced with Mr. Cooper. The reps were wonderful and it all went really fast. However, when it got to the underwriter, there was just some stupid things. Like, for example, they asked for my husband's passport and/or Visa. I'm like, "Oh, that must mean they don't think he's a US citizen," so we had a little bit of trouble finding then determining that, yes, he is a US citizen. That was crazy. Still I felt very comfortable. The first person we dealt with got it all started and she turned it over to the person who sent everything to the underwriters, and we don't have one complaint at all.

    Different things needed to be done in my house and I’m on a fixed income. I went with refinancing and Mr. Cooper was very good.     We fell behind on 2 payments. They were notified that I would be. They said ok. I stated I would pay extra each month after that to catch up. They said as long as I didn't miss anymore and paid extra each month to catch up no biggie. Since then... I've received numerous certified letters stating they will start the foreclosure etc if I do not get ahold of them asap. I've called them 3x and each time was told everything was ok. Today I received a letter from a creditor stating if we didn't contact Mr. Cooper within 30 days they would again start the foreclosure process. Sounds like this company is completely full of **! Every time I call... I wait at least 30 min to even talk to a actual person. This is the worst mortgage company ever!

    The reps at Mr. Cooper were really helpful, really responsive and gave me an answer quickly. It relieved me with some of the guesswork and the unknowns, which was great because I have experienced in the past where I put it out there and I didn't get a callback. I recommend them. They were very professional and the job was done quickly and efficiently. We have higher rates and a higher payment, but we were in an adjustable loan. Now we're in a fixed rate loan and it's no longer adjustable and that way we have that peace of mind. Even though we're paying more and we're losing money on the property, at least we're gonna start paying down our loan.

    After I completed my 3 trial payments, I wanted to put $1,000 on my escrow to bring my payments down. Bryce, the dedicated loan specialist took the payment on July 5, 2018 however, the money was not applied to the escrow as I found out by going online. For the past 3 weeks I have been rerouted and taken through changes trying to get this straightened out. I hope you all are recording all calls because mine has been many. From July 5th up to now which I should have been making my 1st payment. It has been a series of no communication on Bryce's part and they continue to drag their heels ultimately making my payment late. The lady I spoke to today put the icing on the cake. She all but told me this my fault, I signed the agreement for the modification and by me putting money on my escrow, this made it my fault. Who are these people and why are they not fired? I thought that putting money on my escrow was good, but I guess not.

    We didn't owe a whole lot and we wanted to buy a new truck so we felt like refinancing our mortgage was easier way to do than getting a separate loan for the truck. My husband and I both retired so we wanted things to be simpler. Marie from Mr. Cooper and the people that worked under her were excellent and very helpful.     I was a Nationstar Mortgage holder and they came up with a good deal, got me a fixed rate and helped me out when needed so I continued to do business with them. They called with an offer and the process I had to go through to get refinanced was very easy. They sent me the papers and everything was a breeze. Overall, it took me less than a month. The rep, Joe, was awesome and the person who did all the actual loan work was really good too. Mr. Cooper is great and working with them has been good so far. The rate and terms were excellent. I had done a hardship case and it had a little higher interest rate but it was still nice. I got a fixed rate. The rates didn’t change much and I was able to get some bills paid off, so it worked out great. They were also able to shorten it by about eight years and four months.

    I was with Mr. Cooper so I could pay a couple of things off and get something done. Their reps explained the stuff and how things were going, see what I could get out of it and how it would help me turn out. Also, even when I said where I wanted my payment to be, they worked with me to get that as close to what I wanted as necessary. They were very friendly and easy to talk with. They tried to help me to get somewhere and even though my credit might not have been as high as they wanted it to be, they still worked with me. If I send someone to them, they would try to do what they could and I have referred them to someone.

    I had to call Mr. Cooper because I cannot pull up my loan statement online that details how much principal is left to go, how much interest is paid and how my payments apply to each. I have always been able to review statements with other loans but Mr. Cooper's "Statements" online only show how much to pay for the month and how much is left on the loan but including all interest. They were nice on the phone and said they would email me the information. I believe it should be available for you review online.

    I've been through them all, Countrywide, Bank of America, Nationstar and now Mr. Cooper. I've had a lot of hardships along the way like illnesses, divorce, job loss. All the bad stuff. As of this moment they have put my house in foreclosure after repeated calls trying to keep that from happening. Customer service really didn't care. You could tell in their voices and the sassy comments. Instead of helping a person again, they kinda gave up and said no to help.I've talked to many homeowners and attorneys and they say that Mr. Cooper is one of the lower rated mortgage companies. They were all happy to help in the beginning, now they stick their nose in the air.

    I'm very disappointed with Mr. Cooper. This was my eighth time buying a house and this was my worst experience on out of pocket expense and lack of transparency upon conclusion of this refi. I was trying to find an interest rate that would be compatible with where our current mortgage was and then take out $50,000 to pay off all of our bills. While we could pay for our own homeowner’s insurance, we would have to get a loan all over again. So I took out $50,000 but then, looking at all the cost, everything was not verbally explained. They say it's in the fine print. But you have 190 pages. Every time I call the rep I work with, I get her voicemail which says if I need to speak to her manager, here’s his number. That sounded to me like she gets things started and then she backs away from it.

    I have very good credit, I have 810 and I don’t want this to take a month to turn around. I want this done and processed in an expedient way. I'll do all the paperwork. I got all my bank draft, my paychecks, everything turned in within 48 hours of discussing it with them and they led me to believe it was gonna cost me right under $4500 total refi cost. Right now, our monthly payment is $5500 more than we wanted it to be. In closing, I wouldn’t do it again. I will not recommend it either and if I could get out from Mr. Cooper totally, I would.

    I had a loan with Mr. Cooper and since I'm already familiar with them, I decided to refinance my old mortgage with them for home improvement. Also, their offer was competitive. Mr. Cooper's reps were very responsive. Once I talked to them and got the process started, it was pretty straightforward and simple. They made it easy for me to understand and go through. Within the first day, I knew everything that was gonna happen and then it was just a matter of time after that. They arranged for the inspection of the home and took care of everything else.     Although the last part, we had to wait a certain timeframe for certain things. But the timeframe was not that long.     I already have a mortgage through Mr. Cooper and I decided to stick with them for the refinancing as it was easy. I wasn't impressed at all with the first two people I contacted though. They were too pushy. I had told the first guy what I wanted to do and he was trying to group more things into my refinancing. When I started thinking about it, I was not gonna take something with 0% interest and put it into a mortgage. Why would I ever put something with no percentage of interest into a mortgage that has it or a car that's almost paid off? Then the second guy I got was the same way. But the third time, I was very happy with the person I got. He understood what I was saying and the process went very quickly. The people that I finally finished it up with were awesome.

    I have not been able to pay my "full" mortgage with Mr. Cooper ('they' or 'them') and fell behind. I spoke with several Mr. Cooper Reps. I contacted them when I knew I was falling behind, some reps just don't care. I called and was told, if I didn't pay what they wanted me to, ‘they’ would start foreclosure on the 16th of the month. I was able send them a payment thru my bank. 'They' returned my payment to my bank and this was before the foreclosure start date. ‘They’ lied to me!

    I got additional money and resent it to 'them' via registered mail. Per a correspondence I received, it mentioned to ask for Paige ** (no extension, no email). I called to let ‘them’ know that I had sent them payment. During the call, I asked repeatedly for Paige, but NO ONE would connect me with her! I was told by Renee that I didn't mail 'them' all the money so it would be returned as well. So now you don't want any money! When I first asked them if they wanted my house to let me know, so I would know how to proceed!

    I asked what was the payoff, Renee said she wouldn't know for 24 to 48 hours. I also asked to receive information on the past payments that I have made. Renee verified my email address, but NEVER emailed me the information she told me she would send me. Later in the conversation, Renee said to call her tomorrow. (But you just told me it could take up to 48 hours...)

    It is obvious that Mr. Cooper is holding back, so that they can get as much money out of me that they can! The game has got to stop, I should NOT have to wait to know how much I owe! They have NOT followed up and are NOT doing what they agree too! 'They' have made the procedure more difficult because it has to be mailed and only certain payment methods are accepted. Was the procedure method modified to PREVENT me from making immediate payment to 'them'? Consumer Affairs "We Need To Talk Further." Mr. Cooper No Phone Calls please! You DO NOT Stand behind what you say...

    I had my house loan from CitiMortgage and Mr. Cooper bought them out. Then, I kinda wanted to consolidate stuff and they kept sending me emails on consolidating. So, I gave them a call. I liked what I heard, so I went ahead and did it. I refinanced through another company years ago and their process took forever. I also kept resending them stuff and I was so frustrated. So, I told them to forget it.

    This time, I sent Mr. Cooper everything and it wasn't even couple of weeks that the whole thing was done. And they were right on sending me emails constantly and calling me. I worked with two guys. One of them originally started the process and the other guy was kinda dealing with it, too. They told me everything that was going on, what else was gonna happen, and what I needed to do. Things went smoothly and perfectly, so, I was very happy.     I have been dealing with Mr. Cooper for several years. I was pleased with the way they have handled my mortgage from the beginning. I felt bad that the percentage rate was what I was being offered when the fixed rate was my main reason for applying for the refinance in the first place. I wanted that fixed rate and they promised me I could get that. So, I stuck with them. I checked with one other company and I just felt more secure being with Mr. Cooper. We had a little difficulty at one point with the title company. But I was given the name of the title person and I talked to that person and we resolved the problem. So, that allowed them over to refinance and to go on to its completion.

    The whole process to get the paperwork done took about a month. It came to fruition and was completed just as I was told it would be on the 11th of June. We've gotten a fixed rate and had some balance of the mortgage to put into repairs in the house. Everyone that I worked with was very helpful. They steered me in the right direction and they went far beyond our expectations. We were quite pleased with the outcome. Miguel was my initial contact and I was quite pleased with his concern. He was always there to answer my questions and if he wasn’t, then he would call whenever he got a voicemail from me. I think he expedited the process very quickly and thoroughly.

    I am writing this review to express my displeasure in a customer service answer I received in 2017. We purchased our current home in June 2016 and received our first escrow update in 2017. With our prior mortgage companies, my husband and I were able to pay our escrow shortage through a separate payment. When I reached out to customer service at, then, Nationstar, I was told that I did not have the option to pay the escrow shortage, and that my only option was to have that amount tacked on to my monthly bill.

    When I asked what would happen if our escrow ever dropped, I was told that a credit would then be issued. I have always opted for a paperless option to this mortgage account, always paying through the online system. Today I discovered, as I viewed past statements of my escrow, that I DID have the option to pay the difference and NOT have my monthly mortgage payment rise. I've learned my lesson on trying to save paper, and will no longer rely online with the information on my "account" page. I am extremely unhappy that I have now had my mortgage payment jump twice since my closing in 2016, when I could have paid off the difference. I was thinking about refinancing then, and I am definitely looking into refinancing now.

    My home went into foreclosure and we worked with Mr. Cooper on everything! We filled out ALL the documents they asked over and over again! Every time we finish, there's a new documents to be added that they DID NOT MENTION! We spent over $200 to send new documents. AGAIN they say we didn't add certain documents they DID NOT STATE! They lied 4 TIMES about sending our lawyer any documents! We are about to lose our home BECAUSE of how Mr. Cooper has treated us and how they will not help! They will not work with any customer for anything! They will lie over and over again!!!

    DO NOT USE THIS COMPANY!!! THEIR PRACTICES CANNOT POSSIBLY BE LEGAL!!! For 4 months I have attempted to reach someone at Mr. Cooper (formerly Nationstar Mtg) about questionable charges to our account, as well as frequent "escrow reviews" resulting in additional billed expense to our escrow account, thereby jacking up the monthly payment, and our payments being posted to these bogus "charges" instead of the actual principal and interest. For months now, (since the change from Nationstar to Mr. Cooper), our principal and interest payments have been misappropriated.

    Our loan "specialist" Ivan **, is a fictional character, who has NEVER responded to any phone messages left, or e-mails. I even resorted to sending him a certified letter two months ago to try to get my account straightened out, and have received no response. Calling numerous times on the phone has only resulted in being placed on hold for periods in excess of 45 minutes, then being told they would have a supervisor contact me. No one has ever yet returned my calls and e-mails. All the while, our account continues to show a past due status, with additional charges being placed on it monthly, often times several times a month. Absolutely the worst service ever!!!

    May 18 I sent $900.00 Check for escrow house insurance. May 29 I sent $2590.17 Check escrow property tax. June and July payment was auto out of my checking acct. I do not know the correct balance on my house or the correct interest for June and July. I have talked to several nice people who tried to fix my acct. As you can see the interest and balance are not correct. I went online but that is really wrong. I called again asking for help to correct the numbers today.     I have used Mr. Cooper before as I had a loan with them a long time ago. Since my old loan was already there, it was convenient to look into refinancing my mortgage and so I did the same with the new loan. I have an adjustable rate mortgage and I wanted to do fixed rate. When they first took over the loan a good while back, the service was terrible, very aggressive, and harsh. I pay my bills but they were acting like a collection agency for no reason.     I took out a mortgage 20 years ago with Standard Federal Bank. My mortgage was sold or transferred to several other providers over the past 20 years.     I have been making payments on my home for 22 years with no problems. When BOA transferred loan to Nationstar, hiding behind the name Mr. Cooper to make themselves sound less Criminal, I accidentally sent my first payment to BOA as they were not clear where it was to go. Well BOA kept it even though it wasn't owed to them and managed to disappear it. Then I started getting harassing calls from Nationstar saying I was behind on a payment. One of the Reps at Bank of America admitted that they took the money and "disappeared" it and when I tried to get back in touch with her as she had to leave for the day, she was no longer there. so I have to assume she was fired for telling me the truth.

    They harassed me night and day for this missing payment and then a year-and-a-half later I made a payment online (the one and only) and they supposedly "lost" that one also. They send me all this phony paperwork showing that they never received the payment yet the payment went out of my account and where did it go who knows... They continue to harass me night and day with phone calls even though I have explained to them time and again what has happened. They send me paperwork that makes no sense over and over and continue to claim that I have missed two payments. In the meantime interest charges are well over $10,000 and climbing daily. They owe me overpayment escrow of several hundred dollars and will not release it until I make these extra payments I do not owe them.

    This is a scam of the first order. The two banks are in bed together and as we all know they are the international banksters or shadow government or Elites AKA Illuminati. From much research I have learned they are attempting to take over the planet through Agenda 21 or New World Order and are bankrupting every single person on the planet to this end. They spray heavy metals and toxins on us daily too sicken and weaken us along with other biological weapons. They are ready to roll out the 5G which will finish us off by cooking us to death with microwave radiation. I have no respect for these people nor this Bank and their luciferian ways. If people don't wake up soon and fight back these criminals will get their way.

    Updated on 07/29/2018: This is a follow-up to a review I wrote last month. I have been with Nationstar for almost 4 years and it has been one of the worst experiences of my life. They have managed to "disappear" 2 of my payments and absolutely refuse to return the money. In the meantime they are charging me late fees and interest which are now over $7,000. After posting my first review I received a response online from a Nationstar rep by the name of "Laquinta." He indicated he would get ahold of me within 5 days to try to resolve the matter. This is to inform the public that he never followed up and I never heard from him. This is typical of this company to try to make themselves look good while at the same time fleecing you. It's odd that the first time I left my review I saw nothing but disgruntled reviews. This time when I went in to do my follow-up all the reviews were positive. Makes one Wonder.

    I did a remodel, and I wanted to pay off the debt from my remodel, so I included that in my mortgage. When Mr. Cooper sent me promotions, I called them and it was really easy so I didn’t even think to call around and engage with someone else. The application and underwriting process took less than 30 days. But I'm a Realtor and I had everything to them immediately in less than a day. Everything that their staff did was spot on and my loan officer was awesome.

    Originally, I called them last year and spoke with a gentleman but I didn’t feel like I would wanna pursue that. Then I kept getting these promotions, and I called them. Having the loan officer on the phone was what sold me because she was quick and she told me what the numbers were. She was very knowledgeable, super friendly and told me how much I'd save by doing that. Although in the long run, I know I won't because I'm paying higher interest. I had a 4.5%, and now I have a 5.5%, so it went up a whole point, and that's over 30 years. But when I first got my mortgage, my credit scores were 840 so when she did it, it was 770 because of the debt that had been incurred from the remodel. There were a lot of variables that go into that, and I understand that. I could’ve shopped around and gotten a better rate but I went with what was easy.

    Using Mr. Cooper's service was great and the whole process was way easier than people I know going through refi. And in the one time I called them because I was curious about something, they called me right back. They also have an online access where I would just log in to check what the process looks like. I knew exactly where everything was and they kept sending updates through that. I closed early and got $5,000 back.

    I requested a loan modification starting in May. It is now mid July and I am still waiting. They are horrible with communication on documents that are needed. They will update the website and say it’s accepted and then the next day it changes. You call and speak to one rep of which you are supposed to have a dedicated loan specialist and you can never get to that person nor do they call you back when you leave a message. You are told 1 thing by one rep send it in as they requested you wait a few days nothing changes then you call back and are told something completely different.

    This process has went on for 2 months!! I have had to call no lie at least 20 times! I have maybe talked to 2 nice people the rest have complete attitudes! When I asked for a Supervisor they advised me to allow up to 7 yes 7 business days for a callback! I was also told many different things about how long the process takes and it should have been complete July 5th and here I sit getting nothing but attitude from the representatives!

    My wife and I had made fiscal sense to do a cash-out refinance. Our mortgage was with Mr. Cooper, and their reps were very professional. They were very much on top of the refinancing process. It was also super straightforward. The first gentleman we spoke with was very forthcoming with all the information and educated us very well throughout the beginning process. Everything was done within the week that we applied and now, we have more disposable income and we’ve got a better grasp of our finances and debt. Mr. Cooper provided us an excellent service and took very good care of us.

    But it would have been a lot easier for us if they would’ve paid off the revolving lines of credit for us. We closed and then they sent us all the cashier’s check to then pay off those creditors. I’m sure everybody still accepts cashier's checks for payment but we don’t cut checks. My wife and I do everything BillPay and automatic drafts, and they could have done some kind of an ACH type of transaction which would have saved them money and headache for us. It was a little bit of a hassle. It was odd how everything was so streamlined and so perfect because everything has been done electronically and at the very end, it came down to a halt and we had to send everything snail mail. Everything got there but there were two creditors that we paid off out of the few that took forever for the payments to be posted.

    As soon as Nationstar Mortgage obtained my mortgage my homeowner's insurance was cancelled due to their non-payment. Secondly they started and put my house in a foreclosure due to non-payment but had misapplied my payment to a different account. I started working on a loan modification but once that went through they told me the 4% I already had was the lowest it could go down. They wanted me to sign paperwork before they could even inform me what the breakdown was for these thousands of extra legal fees. When I questioned the rep she told me I had signed this contract. I asked when and she stated when I bought my house.

    I questioned her saying, "Back in 2009. It's 2018! This is way before your mortgage company even had my mortgage loan." Yesterday 7/6/18 I contacted Mr. Cooper to make a payment. The customer service representative informed me my account read code 91 and she was not allowed to give me any information due to my account being in litigation. I asked what this meant and she said my Council needed to contact their Council due to the fact that I was suing Mr. Cooper. I am still waiting for a call back due to the fact I was not allowed to contact the legal department myself. I have absolutely positively no idea what she was talking about. All I did was want to pay my monthly bill.

    It remains that we sent and re sent documents over six months, were finally told the app was complete and only then were told a death, divorce or disability is now required. Why were we not asked, before spending months of this, for proof of death, divorce or disability?

    My other experiences with MC rate about 3 stars, so I'll leave it at that. It may be generous.

    There are no words to express sufficiently how DISGUSTED we are WITH MR.COOPER. Following the housing collapse of ’08, I was forced to declare bankruptcy. I was able to hang on to 3 rental properties because the trustee could not sell them in that market and I received loan modifications on all three from CitiMortgage and DiTech. My reason stated on the hardship affidavit was the bankruptcy. I stated NO DISABILITIES or other reasons. I was not ill.

    My cousin unfortunately has a mortgage with Mr. Cooper. She was diagnosed with cancer and had a mastectomy early 2017. Her income has suffered. Medical documentation was included in her application. She has no late payments EVER and 800+ credit but it’s just a matter of time, less than a year and she is going to lose her home if we can't turn things around. Reducing payments on her home would be a huge help. HOME! Not income properties!

    Mr. Cooper says they denied the application because there needs to be a DEATH, DIVORCE or DISABILITY. I had none of these and I received modifications on income property. But she can’t qualify to save her home?! With her POA I have been on this for over 6 months. I have sent and resent documents over and over. When they say they can't find them I resend them by both email and fax. After they finally said the app was complete on site and by phone, days later they came back asking for more or the same, documents. It doesn't end.

    I have been advised by attorney to file with the AG under the Unfair Practices Act which I just completed before typing this. I will update. And how screwed up is this?     My family was displaced by IRMA and our mortgage company Mr. Cooper offered us IRMA assistance in the form of a 6 month forbearance program that they said was free of any late fees or credit reporting but failed to tell us that it would kick us out of HAMP and are saying we are 200+ days late, although they say not really, but it's REALLY disqualified us from HAMP! And now they have sent us an ultimatum of signing into loan mod that we don't agree with or they will foreclose! Mr. Cooper formerly Nationstar, google the reason for the name change, it's sad.

    The beginning of April we requested that escrow no longer be taken out of our account. Three days later we called back to say we changed our mind and want it reinstated. It is June 28th and after 4 more phone calls, this has yet to be rectified. Each phone call takes close to an hour. We paid the amount, as directed, two weeks ago in order to bring our escrow account up to date but that appears not to have happened. Our check for the escrow cleared last week. As of today... Online... It has yet to show for the July statement; only the principal amount is listed.

    TODAY when I called, I was told "I've never seen anything like this before... Well, maybe a couple of times. This should have been taken care of when you called back in April when you wanted to have the escrow reinstated." However, after close to an hour today, I was told to call back Tuesday for an update. Also, as of right now, our mortgage payment is to go up $144 with an adjustment... But then again... Maybe not. DO NOT want to have that kind of monthly increase because we changed our mind about something.

    Updated on 07/06/2018: I wrote a week ago regarding my escrow not being updated with Mr. Cooper. This issue with this company started back in April. I was told last week it would be updated in five days. Spoke with LaQuinte yesterday, he said the account is updated and the online statement will be updated within 24 hours. Well, it's not. Just got off the phone with a fellow who said he is the manager of the department... Taylor **. He said 'it is updated. I am looking right at it.' But some mumbo jumbo about not being able to update online until September. And said 'these things take time'. In the meantime my tax bill is due August 1st. He said they didn't receive notice... I did. And I know mortgage companies send these payments in bundles BUT they won't be able to send mine because they show I have NO escrow account even though they have $3800 of my money. I'M GETTING AN ATTORNEY!!! Stay as far away as possible from this company,

    Different name, same shady practices. This is not a company that people pursue, it is one a person just gets stuck with when the mortgage they signed up for is sold. Even VA loans. I thought they had already been through a class action lawsuit, but 12 years later and another mortgage and it's the exact same thing again. They cancelled the home insurance we choose without our knowledge and inserted their own, much more expensive provider. They do not mail a notice or show anything on the account web page to eliminate what they did. You call and they lie, cheat, squirm, and try strong arm talk to try and force the customer to accept the situation. Issue still not resolved. We will have to look for legal representation to get this fixed.

    Mr. Cooper took over our loan from City Mortgage. We knew we had a second that we had eventually rolled into our current loan and then we naturally went with the person who had our mortgage. I started off with a phone call with a super nice guy and then, he turned me over to a lady. I was really impressed with their follow through and turnaround time. Once the appraisal came in, they went over what our options would be and what it looked like before and after in particular with what the loan would do with our payment, which I would expect. The payments and what it changed to were a benefit to us. And our second had a balloon so the sooner we got it rolled into it, the better.     I was in one of the hardest hit counties (Fort Bend) for Hurricane Harvey in 2017. Mr. Cooper sent a letter stating that since I was in that county that I'm eligible for a Forbearance Program and would love to help. So I called them, spoke with them, and signed up for the Forbearance Program for 3 months, here's where things started falling over the cliff.

    After signing up, they sent a letter in the mail stating that my mortgage would be consider delinquent. How could you help someone by offering a Forbearance Program and then turn around and possibly mess up their credit score (nobody told me this when I first spoke to them when signing up). As soon as my 3 month period of the Forbearance Program was over, they sold my loan to another mortgage company. On the loan paperwork from the new mortgage company, it showed that I was 3 months behind; none of my Forbearance Program paperwork was sent over to them. So I had to get on a program to pay the next 3 months on time or they would proceed with foreclosure.

    At this point, I'm overly heated. A few months later I check my credit and lo and behold, Mr. Cooper reported that I was 90 days late on my mortgage and it dropped by credit score 60 points. As I stated earlier, how are you going to help someone by offering a Forbearance Program but then turn right around and mess over them by messing up their credit score. Had I known that when I first talked to them, I wouldn't have taken that route and went with another option. Nobody told me that my credit score would be affected by taking the Forbearance Program and many times as I talked to them. I could never get in contact with my so-called Dedicated Loan Specialist. This sucks and now I have to rebuild something that I didn't tear down.

    Mr. Cooper acquired my mortgage from Citi group in Nov. 2017. They immediately began harassing me with phone calls and emails to pay off my account as it was $8000. When I refused to remortgage or pay off and continued paying my loan on time as normal, they sent an “inspector” to our house and had a completely false report made that resulted in our insurance being cancelled. They, of course, added insurance at a ridiculously high rate to our account that has almost doubled our payment. They also do not report your account to credit reporting agencies in a timely manner, over two months can go by before they report your payments which adversely affects your credit score. Do not do business with this company.

    I was sold out to NationStar years ago for BOA, I’ve had trouble since day 1, yes, since day 1! I try looking things up, very difficult, setting up auto pay, very difficult.     Mr. Cooper bought out Nationstar, so I inherited the new brand and I've had a wonderful experience. I’ve never had an issue that they were not able to talk me through or bring a resolution to. I received a letter from them and I called to inquire about having the refinancing done because my current loan was upon the Obama Plan. And I thought that since I’m close to payoff time, I'll go and do some refinancing. I wanted to lower the payment and Mr. Cooper was able to accomplish that. They were able to meet and beat the interest rate that I had with the final stages of the Obama Plan. It was a win-win for me.

    The customer service rep, Melinda, was terrific. Sometimes the process was long and the reps needed clarification. And I'd send something and never hear back. But the program associated with the computer system where I was made to follow things through is the greatest idea I had ever experienced, especially as it pertains to the loan. As things were popping up in the system, I was able to go in and find out exactly what they needed, gather the information and just send it back through the system. Then I'd call Melinda and ask if she needs additional information to clarify the questions. She’d go into the system, and when she'd see it, she'd tell me that she just saw it and needed a witness and an underwriter.

    The customer service I received from Mr. Cooper and the team was terrific. Even the guy who came out to pick up the documentation was very professional. Another person came out in to sign the paperwork and his service was terrific. He showed up on time and explained the additional documents. He forgot that I needed to have a witness though, but it was okay because I had one here who was able to take care of the second signature on the loan paperwork. When the underwriter worked on my loan, they accomplished everything within a very short period of time. I will recommend Mr. Cooper to any of my relatives and friends that are buying a home.

    I’ve been trying to refinance my primary home for the last year and Mr. Cooper was terrible. They wouldn’t modify. They wouldn’t do the whole nine and it was the worst experience I ever had. NationStar took over my loan from Bank of America. We bought this house back in ’07 and Bank of America co-paid my loan in ten days before closing. I have two other houses. I have one in DC and another in Bernardo Beach. And they said, “Oh, your ratios are off, but we’ll put it in her name,” which I might. “This way, you didn’t make any money and give us $250,000.”

    It’s the only loan that changed with the principal and my payments doubled. So I said to them, “Hey, I want to refinance this. I’m refinancing my house.” “Oh, well, you don’t make enough money.” I said, “Who’s been paying you for the last ten years on this house? Never been late.” “Oh, yeah, but you need to make $2,000 more a month.” So they wouldn’t refinance. Then, we started the modification. It took about a year and they finally remodified it.

    Mr. Cooper was nowhere around when we needed the help. I didn’t run away. We stayed with our mortgage on both of my homes to the tune of about a $1,000,000. So I sold the one in Bernardo Beach and I got about $200,000. But I ended up getting 50 and then I had to pay cap against. But the bottom line is, at the time to refile with them to get my loan down they wouldn’t do it and they still haven’t. They pretty much ruined Missy’s credit and I’ve got no time for me to get a refinance on my house. My rental property got me $100 off a month. But Mr. Cooper refinanced that one in a locked rate. I just had that done and that went without a hitch. But don't use Mr. Cooper.

    I had an adjustable rate and I knew it was gonna go up. I looked around for the best deal and Mr. Cooper was able to walk me through all the steps and they got me the best rate that I wasn’t able to find anywhere. I was a little confused initially because they were giving me some sort of rate and speaking with other companies. They explained to me the pros and cons of adding points and pre-paying the mortgage, and when they were done explaining, it made sense and I went ahead and did that. At one point I was communicating with a gentleman in regards to refinancing and then putting a chunk of change or a large amount of money as part of the refinance. He was able to help me run some numbers, whether it made sense if I just refinanced the entire amount or if I dropped down. Everything went relatively smooth, quick and painless.

    However, I thought Mr. Cooper would be a little bit more flexible in regards to all of the closing costs considering I was an existing customer for 15 years. I thought they might cut me some slack on that and they didn’t. But I received a few checks because of overpayment ‘cause it's pretty typical of people not to know the exact amount for the closing. Also, this is a rental property, so I was able to decrease my monthly payment down to $450. So, I have much more cashflow from the tenants paying much higher than that in rent, so I'm able to free up some cash every month.

    Mr. Cooper has been my mortgage company for 9 years. When I refinanced for a better rate, I didn't want to deal with a new company that I wasn't sure about. Mr. Cooper's people were very good too. I felt the guidance I was given in discussing my refinancing options was fair. You talk to a certain loan specialist first, send him a few documents and then you can go online and track it, which I liked. I was babysitting my little grandkids and I didn't have a whole lot of time. In the actual process, I didn't have to be on the phone a lot or send a lot of documents. In fact, anything I sent I think I did by email. It was convenient.

    The refi lowered my payment a little bit and I paid off a state tax lien that I had which was really my goal. But the closing figures were different than what the loan specialist and I discussed in the beginning. I understand that there's always gonna be a difference of a few dollars but $900 or $1000 is different from a few dollars. It was a lot of money to lose somewhere along the line and I am disappointed in that. I feel like I'm owed the answer for that and I will look into it.

    Rates were going higher so I thought it was a good opportunity to refinance my old mortgage. I also reached out to Bank of America and their rates were somewhat equivalent, but I thought the process would be a lot easier with Mr. Cooper, so I just stayed with them. The person I dealt with was very professional. I only had to provide some minimum documentation as they have a lot of my information already. Part of the refinancing was going to be based on credit, and a part was based on what you are as an individual. From that side of it, it was fine. We talked about the whole purposes, and I went from 30-year to a 15-year. Within a week or two weeks, they have completed everything and even got done on my side and theirs. So, I was pretty happy with that.

    It is my 2nd time refinancing and it is a good experience. One time was about four to five years ago when it was still under Nationstar, but this is the first time I financed under Mr. Cooper and everything went very smooth. I have never had any issues with payments or had any issues with getting any type of service that I need if I have to call and ask them. Refinancing with them takes a weight off your shoulder. I refi but it was Nationstar, and then they put me on this other VA program this year and I'm happy with it.     Our home burned to the ground in October. We owed $130k and Mr Cooper received over $400k from my insurance company. They held onto the money, over and above our mortgage amount, for over 6 months. We could have made money investing that but they would not give it back without hours and hours worth of phone calls with many different people (I had to start from the beginning with each person).     My sister had a mortgage account with this company. She died and I was appointed Executor of her estate. I called to address canceling the automatic payment from her bank account that I was directed to close by the court. The inane "Cooper" that I had the dis-fortune to connect with just kept asking if I wanted to be a successor and refinance the house... No, no, no. I explained over and over again. I just needed to cancel the EFT as the account was closed.

    As finally instructed I mailed the payment that was received long before it was due and sent the requested court docs to the e-mail provided. They processed the EFT and then charged the account a $25 NSF fee! I sent a letter explaining the situation and asking them to reverse the charge... Their response, though they have received all payments when due "We respectfully decline to remove the $25.00 fee!". YEP! EVEN IN DEATH THEY WANT TO COLLECT EVERY LAST PENNY THEY CAN! Stay as far away from this company as possible!

    When it comes to mortgage companies sometimes you have no choice when they sell your mortgage to another lender. Bank of America sold our mortgage to Mr. Cooper and for 2 years paying this people on time we have several issues back to back that put us behind on the payment. When I first realized that we were going to be behind I called and asked them what was the best. They told me because it was a VA loan nothing could be done. So we struggled paying for several months always communicating with them for what could we do. They sent us letters saying "we are here to help you keep your home" but when we called and tried to ask for what they could do it was never good enough for them. Forbearance, can't do. Refinance, they wanted $18,000 in closing cost and fees.

    Loan modification after 1 month sending them all the documentation they requested, when I finally got someone to answer me first was, "You make too much money and you can afford the payments." Then when I said, "Please see all my bills," they said "oh no, can't do anything because you don't make enough to pay." REALLY? That is why I am asking for help!! Now, the property tax have increased by 50% and they want to collect all from last year and this year. So, I am struggling to pay my mortgage and you will add another $300 per month to make it more difficult? Everytime we call it's another excuse why they can't help.

    Do not send us any letters you are willing to help but not help at all. If you get a mortgage stay away from them. You might not care at the beginning when all is good, credit, jobs, income, but if something happens and you can't make it, you will have no choice but to lose the house to foreclosure. STAY AWAY FROM MR. COOPER.

    From the beginning they were so unprofessional, they screwed up my escrow 3 times. Last time the lady was practically yelling at me, they delete my flood insurance from my payment because I'm not in a flood zone. When I called 4 days before the due date, she was so nasty. At the end she said that they will make the payment. I called my insurance agent that contacted them and she told me that they will not pay, then I paid right away.     My mom is 81 years old and my dad is almost 76 and they wanted to be able to pay the house even though they’re about a month ahead. Also, my dad retired, then went back to work again and knowing that the house is never going to get paid, they decided that they were going to do a refinance to lower the payments. Mr. Cooper’s representatives were really courteous and professional. They explained the steps, then they had the notary come into the house for my parents to sign all the paperwork.

    Mr. Cooper told us that they were going to only get $98 overpayment because my parents were paying $755 a month. Every time a different company gets the mortgage, they increase the payment but Mr. Cooper told us that this time, the payment was going to stay the same. The only things that were going to change were the property taxes and the homeowner’s insurance that’s included in the monthly payment. They said that these might increase a little bit. At the end of the process, nothing did change because our mortgage payment was $400 and if we add the $119, the house payment became $529 and some cents. But we just rounded it off to $530 because the first payment is going to be July 1st and we already have that ready to be mailed. Go ahead and give Mr. Cooper a call.

    My mortgage was sold to this sorry mortgage company. They don't know their butt from their elbow. No one there obviously knows how to read a file because they don't read mine. During hurricane Irma, I called for a forbearance, they said no problem. 6 months later, they send me a foreclosure notice, then a ridiculous loan modification, which I refused & got up the 3 months mortgage payments & got my account up to date. In the meantime, I pay my property taxes & house insurance. For 1/2018 I paid my property taxes on 12/28/17. I got an email from Mr. Cooper that they paid my property taxes (they never paid it before)! So I spoke to Escrow Dept. I had to send a letter & copy of receipt that I paid my property tax.

    Here they go again, I receive a letter that my escrow account doesn't have enough money in it & they want me to send money. Spoke to another moron in escrow who insists that I do have an escrow account as they paid my property tax in January. I am so sick of these stupid people. Been waiting on hold for a supervisor for over 30 minutes, after I told the person that I don't have an escrow account, don't want an escrow account, will never have an escrow account with this sorry company. If I could refinance my mortgage, I would but my mortgage has been sold to 4 different mortgage companies, Mr. Cooper being the latest & worst yet! Hopefully, soon with the grace of God, I can refinance and get from under these stupid people!

    I had Bank of America and they turned my mortgage over to NationStar. More recently, I needed a lower interest rate that’s why I refinanced, and I got rid of some credit card debt. I already had my mortgage with Mr. Cooper and they worked with me to make my refinance very easy. Everything was excellent and everybody was nice. I really appreciate that and I’m proud of it. My mortgage professional, Valerie, was very upfront with me with everything. She was very nice and very helpful to me.

    However, another one told me a couple of things that didn’t turn out the way he said. He told me I wouldn’t have any closing fees, but I ended up having to pay $1200. I was also gonna get a lower interest rate than what I got, but I ended up getting the same interest rate that I already had, which was 5-point something percent. Those two things that he told me didn’t happen like he told me it was gonna happen and so I was dissatisfied with that. I told Valerie that, but she said it was too late to do anything and that he shouldn’t have told me those things.

    We were using Mr. Cooper as our mortgage and we were called with the idea to refinance. We already had a good payment history with Nationstar, which was taken over by Mr. Cooper, so it was gonna be easier. It was a good thing to do at that time also. Paul made the initial phone call and we started talking but then it soured. Things got to where I didn’t wanna discuss it anymore.

    He had told us that he would call us back on Friday and we said, “Okay. But if you don’t call us back, we can always call on Saturday.” But he told us not to talk to anybody else and his tone was scared. He told us that he would call on Monday so we waited on Monday. Then we waited on Tuesday and Wednesday morning as well. I let Paul know that we waited for his phone call and he said that we had misunderstood. By that time, it had happened twice. There was a bit of irritation on his side and he said, “Oh. So now, it’s not 4:00. So now, I have to call you at 6:30? Oh. So, we’re going 6:30 now, huh?” That particular call stuck with me.

    I was gonna call Paul back after that but the answering for his phone said that if he doesn’t get back to you, you can call his supervisor. That was perfect. I called his supervisor and I let him know that this was going on. He said that he would look into it and check the phone calls. He probably found out there were some bad dealings and the supervisor told me that Paul had not been working for some time. But I had no problem with that. I told him that I wanted to do the refinance and that it was a good idea. But I no longer wanted to deal with Paul and he said okay.

    A different Paul called and said that I would deal with him and that he would help me in any way he can. He was far more knowledgeable and courteous too. He answered any question and after that, there was less stress. The supervisor and Paul helped it all go a lot better. They let us know what was involved and what was coming up on our finances. We didn’t know this other thing had a loan tail and we were being strangled. We would’ve never known to get out of it and they brought that to our attention so when we were dealing with the refinance, we wiped away all the little strangulation things and took care of that. Then it went a lot smoother.

    Dealing with the loan officer was the one little part less stress. But maybe the first Paul just had a bad day. I’m still glad we got the phone call with the suggestion to do the refinance. It went through and I became more knowledgeable. I now feel a little more secure in my home that I don’t have these hidden monsters that could possibly come in and take our home. It’s also good to know that we’ve only got one payment. Our income is not split up into three large bills.

    Mr. Cooper took over my loan from Nationstar. There's a lot of refinancing companies out there but I stayed with the people I was with because I thought it would be a lot easier for me since they knew all my stuff and they have everything they needed. However, during my refinancing process, the underwriters wanted stuff that we supplied them in a different format. I almost cancelled because of what they were asking. I can't understand that and I almost cancelled. My wife has a property in Kentucky and has nothing to do with me and they wanted her to prove that she was making the payments herself on that property. I thought that was ridiculous and irritating. I'm in my 60's and I've refinanced a few times so I know what the underwriters really need. Nonetheless, the mortgage reps handled my frustration with the underwriters really well and it all worked out.

    Their reps were very upfront and honest with everything that they were talking about. My first payment is due in June and this is the first time that I'd do an automatic withdrawal out of my checking account. I didn't know if they'd do that on the last date or the first day that it's due. I wanted to find that out and they answered me right away. They didn't have to go ask somebody else. They knew their game. The whole process took as long as they said it would, so that was pleasant. When I found out I didn't have to make a payment until June, I thought I was gonna have to make it in May, but I got an extra month off which was good. I'd recommend Mr. Cooper to somebody else doing refinancing.

    Nationstar before name changed to Mr. Cooper failed to reaffirm my property since 2016. Nationstar/Mr. Cooper keeps playing games with my mortgage. I filed chapter 7 3 years ago and documents were sent to them. They just lefted my mortgage file unattended and expect me to continue paying and not reporting to all 3 credit bureaus. This is negligence on Mr. Cooper. Mortgage stayed current from 2015-2017 of March. Then they really tee me off. Reopen bankruptcy court filings. These fools still haven't signed my reaffirmation. It's time for a Civil Lawsuit to be filed. Paying a mortgage and not getting credit for it is not the American dream.

    As of June 3, 2018 will be residing in my home that I've worked so hard for 20 years. I'm sick of these PEOPLE playing games. It's Civil Action time. They have caused me mental stress and mental anguished for 2 years. It's time to make an example people out of Mr.Cooper. When a customer is paying give credit to all credit bureaus. Not just HUD/FHA. You people don't know what this mortgage company has done to several customers in Georgia.

    We did a refi with Mr. Cooper and we put a pool in a couple of years ago. After the papers were signed, we had had a few questions in regards to when the first payment due was and we also had a previous mortgage set up on the equity accelerator, so we wanted to resign up for that as well. In the beginning, Cameron answered all of our questions, got all the paperwork taken care of, the title paperwork all set up and all that scheduled with the guy to come to our house and sign everything.

    All that went pretty smoothly, but then after that was done, we had a few other questions related to our mortgage and there was about a week and a half of phone calls and emails to Cameron with no return phone calls or email back. It was about five days until our next payment was due. So, my husband ended up calling the 888 number and we got a hold of Shawn. He apologized and then followed up with us the next day and told us what was going on. He followed up with us the next day and he was able to get us our information. He was a gentleman, had very good customer service and we were happy.

    Rolling the pool into our mortgage, our monthly outgoing is less. Our interest rate was a little bit higher which we weren't very happy about, but in the long run, because of our interest rate on the pool, it's gonna end up saving us money. And because we went back to the equity accelerator program, we're gonna end up paying that down really quick again. We always pay extra against the principal every 1st and the 15th and we're always paying it for $50, so we'll be right back down again. We had a good experience aside from the one bad apple.

    My loan was transferred to Mr. Cooper Mortgage, formerly "Nationstar," in 2016. A few months later I was told that there was insufficient funds to cover my taxes. I received a statement giving me the option of paying a large sum upfront or make monthly payments. I paid the large sum that they requested in order to bring my taxes current. Subsequently, I was informed that there was still a shortage, so they attached an additional payment to my mortgage. I recently requested that they remove my taxes from my impound account and I would pay them myself.

    I was told that I would first have to pay an additional large sum to cover the taxes they had paid advance on my behalf. That was 3 months ago, as of today they have not removed my taxes from my impound account. According to my payment records the additional money that I have paid them for my taxes, and the additional monthly payment they attached to my mortgage exceeds my actual yearly taxes due. I have complained to them without success. At this point I am compelled to retain an attorney.

    The whole thing was a mess from the start. I was told one rate for the 20yr fixed and after the appraisal I was told the best they could do was a higher rate. Which after talking with other lenders I was informed I should have been given the lower rate. Not to mention all the fees that came along with refinancing. Next the appraisal company needed to do a full blown walk through which they expected me to take off of work for since they did not want to do Saturday appointments because the agent wanted to go to a basketball ball game.     Mr. Cooper took over Nationstar, which we were already clients of. One thing I appreciated with Mr. Cooper was they did a lowest rate match for us even though we went searching elsewhere for a good rate. So, we went with Mr. Cooper and our interaction with the reps was very good. They have a great staff and their people are very knowledgeable. They’ve got great rates too and things were moved along quickly. And the guidance we received was very good as well. We haven’t even made the first payment yet since refinancing, and that’s happening on June 1st. However, we ran into a bump on the road but it was the fault of the appraisal company they used and not Mr. Cooper's. And that was definitely a downside, so they need to research different appraisers because the ones they’re using are terrible.

    The guy that was chosen by Mr. Cooper came up to appraise our property and he never turned the appraisal in. We waited eight weeks for this fool and my loan had to keep getting extended. And then the second person they called did the same thing. She stalled us for two weeks and wouldn’t do the appraisal, because it’s a complicated house and a very large structure. It’s this True Value or Value something appraisal company that Mr. Cooper is using. It's awful and I would never use them. The appraisers were lazy. So we finally got a guy to come out and do it and the loan moved along very quickly. But we had to start the process all over again which was very inconvenient. Still, our overall experience working with Mr. Cooper was very good.

    I was with Nationstar before they were bought out by Mr. Cooper. I've been a mortgage holder with Nationstar for a while and we were trying to save on our mortgage. We got to see that we've been in the house for so long and a lot of stuff needed work. We made a decision to fix it up rather than leave so we went for refinancing. I'm a veteran and Mr. Cooper had a program. The reps were patient with me and they worked with me and told me what I needed to do, and I did it. Everybody has been professional.

    The only issue I got is I wanna go direct deposit for my mortgage. My payments start June 1st and I'd rather not go on the phone and make a payment every month rather than just take it out of my monthly. I called Mr. Cooper and I'm not too adept at computers, so they said they'd send me some paperwork I could fill out and I could do it that way. But I've yet to receive the paperwork ever since a couple of weeks and June 1st is fast approaching. Everybody has a phone number but no one gives me an answer.     I was not happy with Mike, the rep at Mr. Cooper, at all. I was gonna leave to go with somebody else. If I wasn't somebody who worked in the field and had not known about mortgage lending, I would not have known the little thing he was doing that I thought was dishonest. I called when Mike initially quoted me the loan and he quoted me this extra money that was basically added on twice on top of the loan, which is a common practice that mortgagees used to do to make profits for themselves as loan officers. I questioned Mike about it and he said that with all the new changes in the loan, these are now considered to be the actual cost of a loan and any lender’s gonna charge me that.

    I was going along with his stuff because I checked briefly with Golden 1 to find out what they were quoting for the interest rate which I was mostly interested in. And their rep said that all those costs would be embedded into my loan and I didn’t have to come out of pocket anything. Golden 1 told me that their interest rate was a little higher than what Mr. Cooper was quoting me at the time. But when it actually came to being, with the actual interest rate I got, it ended up being the same interest rate that Golden 1 quoted me on. I checked with the Truth-in-Lending thing. And then I went back to Golden 1 because the rep was sending me loan docs and getting the property appraised for more than what I even told myself it was worth. And my credit was good so it was not a problem. Golden 1's cost was only $4,000.

    On the other hand, Mike at Mr. Cooper was charging me $8,000 for the loan. And the only reason I was doing it initially was because I was interested in dropping off my mortgage insurance because I felt like my property have gone up and up in value. I had to go FHA initially to buy it because I had gone through a foreclosure in 2008 and I ended being in a lawsuit and being paid back because of all the way that they did me then. And so I’m very aware of how I have to be careful about what I do. So I went back to Mr. Cooper and I told them I’m not gonna go with them and that they lied to me. Mike said what they did was in my good faith. But he also told me all the lending things have changed and those are common charges when they're not. He asked me to give him a chance to see what he can do. And the very next morning, he was able to drop off all of the charges which I know he attached on the loan.

    The only reason I continue to go with Mr. Cooper was because I would have had to redo the appraisal and pay for it upfront to Golden 1 and all of that was already done with Mr. Cooper. The appraisal had been transferred over and we were ready to close. And so I told Mike, “Send me all the good faith. I wanna see exactly what I will be spending.” I even sent him the Golden 1 good faith. There should be nothing that changes from what Golden 1 charges me or I’m not gonna go with Mr. Cooper. And of all the sudden, miracle upon miracle, he was able to adjust it to where it was equal to what Golden 1 was charging, so I paid no more money and that’s the only reason I went with Mr. Cooper.

    I’ve read up on Mr. Cooper, that they’re kind of on the shady side of lending, that most of the time they’re out there buying a lot of high risk loans. Mr. Cooper is not the best lender in the world to go to but I felt like once I had already done this loan, and it was a fixed rate, there’s not a whole lot more that they’re gonna do other than service my loan. I have it automatically withdrawn and I’m not at risk so I wasn’t worried. Also, I dropped off my PMI insurance. I was a lender for five years and a realtor for 20, so I’m very familiar with the whole process. Mike even had the nerve to send me a letter thanking me for my business. I know it’s computer generated. The letter was asking me if I will consider recommending him. And I thought, “Yeah. When you’re dead, maybe I might.” I was treated very badly at Mr. Cooper.

They didn’t have to keep calling as I provided what I did. Buying a house was a damn mess.     I refinanced my old mortgage with Mr. Cooper to get the equity of the house so I could fix and remodel it. Everything was streamlined, very quick and done through email and then some phone call. And the DocuSign was very convenient and very efficient. You can process the mortgage on your tablet or your phone, conveniently at your house. You don’t have to travel to the office or meet up with anybody. The whole process took a month or so. I finally got money to remodel and I’m doing it right now.

    I have been approved for the short sale program for my house that I currently have a mortgage through Mr. Cooper. I have had an approved offer at Mr. Cooper for the past 42 days. I cannot get a response as to what the hold up is. I have sent 3 e-mails last week to my account specialist who told me 2 weeks ago that she works closely with the short sale department, and she could get an answer for me. My question last week, 3 times was, how are things going, and I cannot get a response. Mr. Cooper has been great about calling me if my payment isn't in on time. They are able to call my cell phone, my wife's cell phone, they can e-mail me without a problem it seems. However, when I have a question for them, I cannot get an answer... Frustrated at this point and just hoping for some meaningful communication.

The second time, we were working on buying a house and we wanted to turn this one into traditional so I could use my VA to buy the house.     Well after trying to contact Mr. Cooper for about a month now: on house at **; and talk with many reps there, they only got half the job done. I have tried working with them on many occasion to have these trees removed, branches still falling into my yard. NOW whoever the owners are, or investor they pretty much say, "** we don't care about your house or yard." They are some clowns. Last month they tried to kill my daughter. Yes they did. This month they going try again when these trees not cut and removed. I have been calling and been getting the runaround. They think I am stupid, that I will just fall for anything.

    This company because they got money they think they can just F over people. ALL I ask is to removed these trees but they are pissing on me. They think I am a fool. Company like this can't be trusted unless you take action. IF contacted some t.v. show that exposes company like this and the NAACP, Investigator control or IF I cut the trees myself which I am close to doing I would be wrong. BUT I have tried to work with them, YES they cut some but they need to remove all. SO I say this, "LET it fall on my house or vehicle you will have a problem." So MCS and Mr. Cooper wants to ignore me, I should say party on. And if the tree fall onto your house I would not be wrong. TRUST ME. You are some killers, KILLERS and KILLERS. KEEP saying to me **. Keep trying to feed me anything. It's not going to work. I am not a fool. Don't play me like one...

    Updated on 05/16/2018: Not Good: Well I done talk with Patricia about my concerns of the trees. From the tone of her voice it's telling me she don't care who can give a hoot. And the owner she is work for don't care. I am not trying make hell break loose but from the sound of Patricia and the owner they wants the challenge. I wish I could talk to the owner but I guess he is afraid too. So he/she hire someone else to do their dirty work. What a gangster. Come talk to me. Patricia made it perfectly clear as far as the trees so what. And the owner if he/she was big and bad why they don't come and talk to me? Thank you Patricia for taking me to the field.     I wanted to get a better rate and consolidate some bills. I dealt with Dustin who was a professional from Mr. Cooper. He was very good and responsive. He would call back when I would place a call to him or sent him an email with answers to my questions. But the loan processor that I got was horrible. Her name was Lynn and I would never want to deal with her again. She didn't return calls timely to me. There are things that she was asking for that she was telling me that somebody else wanted that really didn't make sense. I was explaining things to her and she constantly talked over me and I was getting sick of it. When I couldn't get answers from Lynn, I would refer back to Dustin and he would go out of his way to try to figure something for me. Lynn may need training in being more responsive to people. Other than that, I'm saving money since I've refinanced my loan.
