    We had our home mortgage through another company and Mr. Cooper acquired that company so they took on our home mortgage. I looked at some other companies but Mr. Cooper was always providing information. It started with getting some type of written information from them every month about rates and about their program. My wife contacted them just to inquire a little more and have a few questions answered. From that it led to something and she spoke to me about it. We both felt that is was something that we should look through.

    We dealt with probably two or three people. They’re all very responsive. They really made the time that we needed to be involved. They answered any questions or were very clear in their communications with us to what they needed to really complete things on their side so it went very well. I completed some information and from there there was an exchange of information to get through the loan process. They were very helpful and accommodating. The overall process they used and their attention to trying to make it easy for people was very apparent to us. We were able lower the number of years and the monthly payment of our loan. Plus there was no out-of-pocket cost.

    We were down to 6 months left to pay on our mortgage, and our mortgage got traded from CitiMortgage which was WONDERFUL to this total crap Mr. Cooper mortgage. When we got traded, we paid our payment early so we wouldn't have any problems. That was our first mistake! They said they didn't get the payment and were trying to make us pay a late fee and double payment. It's been one mess after another. Now they are saying we are $133 short on our escrow. Funny how in 25 years we have NEVER missed a payment or been late, and our escrow account has NEVER been that short. This mortgage company is completely inept, and I can't wait to be done with them!!!

    Our old mortgage company sent us a detailed account of where our money was going and how much we owed each month. This company sends us a letter with no information, and they want to charge us $25 to find out how much the total amount owed is. In 25 years, this is the WORST mortgage company we have worked with. They SUCK!!!

    In July 2017, my home was severely damaged in the Arizona monsoon storms. Working diligently with my State Farm representatives, I took great efforts to keep the claims process on track by obtaining the most reasonable estimates and comparable quality for restoring my home as expeditiously as possible. Additionally, to make sure that several of the contract vendors were quickly paid, I took the initiative to satisfy those invoices out of pocket.

    As required, after receiving the check for over $7,000 from the insurance company (made out to me and "Mr. Cooper"), I relinquished it to this mortgage company in or about October along with documented proof that the contractors were paid in full. Since then, I have repeatedly attempted to get "MR. COOPER", formerly NATIONSTAR, to release the funds in reimbursement with no success. It is now December, and each time I place a call to this mortgage company's so-called "Customer Service" department, I'm given conflicting versions of why the funds are not being released to me. I've been told more documentation is required yet when I complied, still no money is sent, and another reason (or no reason) is given.

    To make matters even worse and much more frustrating is that the "customer service" personnel has no inkling how to help or provide information about my inquiries because they are not located in the United States, but are "off-shore" (foreign-based individuals who are only scripted to say someone will call me back... which never happens. Or, I've been told at least three times that an "exception request" (bet you've heard THAT one before) to expedite the reimbursement. Dead end. Have even BEGGED for an explanation as to what this mortgage company is requiring to draw closure to this matter. Nothing. Absolutely no information to date.

    So here I am - out of my home for reasons out of my control, working with the insurance company to restore the home so I can return to some type of normalcy in my life, take my hard earned, limited life savings to pay contractors, and now am being DELIBERATELY STONEWALLED by NATIONSTAR DBA "MR. COOPER" who continues to keep itself separated from its AMERICAN based customers by employing persons who only have the ability to spout out words written in script that answer no meaningful information and keep me spinning my wheels while they give me the royal runaround.

    In the meantime, MR. COOPER is not only holding my $7000.00 plus hostage, but is making money on it. Interest on my money that it keeps in its own pocket! Take my experience as warning. Don't expect the new "MR. COOPER" to handle your business with them in any way equivalent with integrity, fair-mindedness, or in good faith. You will find none. My story? This will be read in the future as a legal matter.

    They bought Nationstar out. We were supposed to have our loan withdrawn on the 1st of every month. That doesn't happen. This month it didn't come out for a number of days. My husband called and thought it got straightened out. Our payment came out Dec 7. Now today, Dec 11, they withdrew it AGAIN! Now our bank account is withdrawn, and we have a pending loan under review. I'm stuck moving our finances around. I called them to refund the payment. Apparently I'm not listed on the loan, just my husband, so they wouldn't talk to me. Fine, whatever.

    So I gave them my husband's number at work and asked they call him immediately. He would be available. Their response is, "We are experiencing high call volume and are not making outgoing calls." WTF? I've been waiting on the phone myself for 10 min. This is an issue that you are supposed to be resolving now with me whom called in and waited. TERRIBLE service. Stay away from this company.

    I already had a mortgage with Mr. Cooper before I refinanced. I wanted a lower interest rate and I called Mr. Cooper to inquire. I was talking to Doug who was my loan officer and he explained the different options between my home equity line of credit and a refinance. I was very impressed with the way he took his time and broke everything down to me. I was transferred over to Carrie, another loan officer, and they made the process so easy for me. They were very professional, knowledgeable and patient. They answered any questions that I had and returned every phone call and email.

    I had 10 years left on my mortgage and with the refinance, the interest rate was so low that the loan had to be refinanced at 15 years. Carrie and Doug both explained to me how to still pay it off in 10 years, and so I still got the same amount of years. They told me how much more I needed to add to my mortgage and Carrie gave me her own personal experience about how she was paying her mortgage off faster. That gave me some insight into what I needed to do and it was great. It was a wonderful experience dealing with Mr. Cooper and my loan officers. If you’re thinking about refinancing your loan, definitely go with Mr. Cooper.

    So they say they will give you a three month break because of hurricane Irma. They lied. They charged me full amount on day 90. Reported my credit and it dropped. And they charged me a late fee on what they were going to help me with. My wife died 39 days before the hurricane and these folks said they would help. They demanded their money through emails and hung up a few times saying we busy with Everything going on in Florida and Texas. They suck. Moving my mortgage to another company immediately. Mr. COOPER IS A POS **.

    We used to have Nationstar and they changed their name to Mr. Cooper. We are extremely upset once they changed over. We have never missed a payment and as soon as they took over in October they lost both our October and November payments claiming they never received it and that our bank reversed the payments (which they confirmed they didn’t). I have reached to many representatives at Mr. Cooper several times with my bank on 3 way. I have sent proof from the bank that payment was taken from them and never put back in (since they lied and said the bank reversed payments). We are considering refinancing and not dealing with this company anymore!!!

    My mortgage loan was sold to Mr. Cooper, giving us a TWO WEEK NOTICE of the change. Once we received communication from Mr. Cooper, I went to their site, only to find that their website wasn't even up until today. Their articles in their blog have so many typos, and their sentences don't even make sense. I'm a bit worried that my loan was transferred to a company that can't even write an article properly. The fact that they transferred loans before they even had a working website is worrisome as well. Needless to say, I hope our home sells as quickly as possible so I cannot have my loan with this company any longer than I have to..

    Everybody at Mr. Cooper was great. The process went smoothly. They were timely about things and came back with information. At that time, we have a daughter that had to go through a special education at school and we needed to pay for it. Because of Mr. Cooper, were able to pay for our daughter's school and she is doing really well. Refinancing with Mr. Cooper was out of necessity. I had a very good experience with them and I will recommend them.

    The only thing that I dropped my jaw at is one of their selling points. They say they were a stable company and they will never sell your mortgage to anybody else. And it was a matter of days that I just got noticed that Fannie Mae took over the loan and purchased it. I looked at the date and it was almost immediately sold to them. They didn't even have to tell me that as a selling point because that was a big deal. I was put off when saw that as it is something that is just plainly untrue.

    After making a partial payment, fifteen days in advance, Mr. Cooper applied the payment as “additional payment” instead of unapplied funds. Account was transferred to a new servicer which does not have an record of payments. After calling Mr. Cooper to get the problem resolved, they simply reply: "Unfortunately there nothing we can do, as we are not your servicer anymore."

    I'm happy with Mr. Cooper. We refinanced with them twice -- once as Mr. Cooper and once as Nationstar. I refinanced with them again after they called me and told me that their rates were going down. The whole process went smoothly since they had all my information from the prior refinance. They also met all their commitments and did everything they said they were going to do. If they tell me they'd get back to me a particular day I'd receive a call. Their follow-up is also really good. Since the refinance had a lower interest rate my house payment came down, which was a big benefit to us. And I pay online so there's no problem at all.     Our house was financed through what is now called Mr. Cooper. They tried for a long time to get us to do refinance. We were happy and didn’t want to mess with what we have. However, they lowered our lower interest rate so we decided to do get the lower interest rate. We just took them in and tried to see if we like them. Two guys that were terrible called my husband and never followed up. And then another guy called and took the time to give my husband the benefits of the lower interest rate and followed up. There was also the lady who processed the changed and they were both excellent and kind when they talked. My husband would always put them on speakerphone when he was dealing with them so I could hear the conversation with them and we were overwhelmed because they took time to make sure that we understood what we were doing. Also, everything they said, they did. They handled our account professionally and we're very pleased.

    I’ve had Nationstar as my mortgage company for 20 years and I called them as I was wondering about the HARP refinance program. I had their guy call us to set up the loan and I worked with him very well. Then, he turned that over to somebody who does the documents. They called me and they sent a notary public to my house. I’ve had nothing but service whenever I’ve called. They helped me through all of it and I was able to do most of it right on the computer.

    When they canceled my old paid-off loan, though, they took the money that I put in escrow and took it out and I don’t know where they put it. It’s only showing $400 and some odd dollars. I believe it was about $1,500. They’re going to have to get it straightened out because taxes are due this month. They ought to pay it up by the end of the month. Since refinancing, my payments are down by about $100 a month and I didn’t pay my house for six months during the year that I was going to. I’m very satisfied. I would rate it as top-notch.

    Despite that my mortgage payment has been made on time every month, I found out that again today 12/04/17, Mr. Cooper mortgage company has charged me $87.50 overdue fee. This is the third month. Each time they do this I have to call them waiting for up to an hour for a representative to remove the fee. They attempt to validate the fee as an escrow charge But I know how escrow works and when I explained it, they admit that it needs to be removed. They are also not allowing us to make principal payments.

    They are taking the extra we are putting on principal and putting it towards escrow or the next payment. This is a way of keeping the mortgage going and not paying down the principal that’s costing us thousands. They do this anytime the amount exceeds $475. I have spoken to them on 11/02/17 about the October payment. I’m trying to reach them about the November payment. This will be the third month I’ve had this problem. Mr. Cooper seems to be scamming the public. We need a class-action lawsuit.

    Mr. Cooper took over my other loan and I refinanced with them. I wanted to save money, lower rates and I was trying to get money out of my equity. But their rep misled us. When we called, he was all excited. He talked to my daughter and me. I told him I wanted $8,000 out of the equity of my home and he said that was not a problem. We went through all the paperwork but when the notary came, we found out we were only getting $158.

    I was retired and my debt to rate ratio was so high then. But my home was worth $930,000 and my loan was only $140,000. I couldn’t understand why I shouldn’t get $8,000. My daughter said to just forget it and I was kind of pissed because I needed a stove and this would have paid for that. I told the rep my credit score and that the only loan I have is the one with them. I was assuming I was going to get $8,000, that my rate would go down, and I save a few years off the interest. I was really disappointed but because the lady had already come out, it would allow me to skip a mortgage payment which really took $1,500 back in my pocket. I will recommend them to nobody. I couldn’t rescind it as I needed the $1,500. I needed a stove and my water heater fixed.

The process was very easy because we communicated a lot through email. Then, our final discussions were done by phone and it was very easy and seamless as well. The guidance offered was very simple.     Truly terrible customer service. The bank is a bill collection agency. The agents are usually ok on the phone but are truly collectors and so don't have a skin for actual service to customers. Their goal is to collect. Bank of America - where I CLOSED ALL OF MY ACCOUNTS after they sold my elderly mother's loan to NATIONStar - should be ashamed. Now with no consumer advocacy in the White House these leeches will continue to be allowed to prey on consumers. DISGUSTING.

    I have tried for a week to reach someone in customer service but each time I'm advised that the hold time is in excess of 10 minutes and asks me to leave a callback number. I've left a callback number three times and not received a SINGLE call back. The only good thing I have to say about them is that they have now sold my loan to Wells Fargo, which will no doubt be a better experience! Also, I have to say the new name is CREEPY! NationStar was a great name, if somewhat innocuous. Mr. Cooper sound like the creepy guy in glasses who hangs around the kindergarten playground. ICK.

    I have tried to contact Mr. Cooper customer support twice since our mortgage was transferred to them this month. First time I tried to contact Mr. Cooper Mortgage by phone was right before Thanksgiving and I attributed my lack of success at contacting them was due to possibly the holidays approaching. I waited for 15 minutes and then hung up. I did not leave a contact number at this time either. The second time I tried to contact Mr. Cooper Mortgage by phone was today 11-29-17 at 10:00 am EST. I was informed they were busy by their voice response system and wait time would be at least ten minutes so I stayed on phone for total of 15 minutes. I decided to take the suggestion of the voice response system to leave my number and they would contact me.

    As an afterthought I looked at my statement and there was a different toll free number and I tried it. It went to the same voice response system. While waiting for callback I looked on the Mr. Cooper customer support page. There were only two options, the toll free number and secure message center. I had tried the phone option and access to the secure message center/login was one of the reasons I was calling about originally. There is no option for email that I could find. After waiting seven hours for a callback I am now righting this review. For a Mortgage company who just started servicing our mortgage I have no confidence in this company at all.

    I’ve been with Nationstar for about 12 years. I had inquired about refinancing my old mortgage before it turned over to Mr. Cooper and Nationstar didn’t do this type of service. Years went on and then I was now able to look into doing a refi and then I realized that they could do it and that was when Mr. Cooper took over. My interaction with the reps was wonderful. They were very informative and great to work with and I could reach them at any time. They left phone numbers and contact information and if you have any questions about the process or if you felt uneasy about the situation they were there to help.

    It was my first experience doing a refi over the internet because I usually get it through an institution. The whole process with Mr. Cooper was faster than what I had ever dealt with before. It was different but it was easier than what I thought it was going to be. I had a few questions but I just called them and they walked me through the process. Mr. Cooper has friendly service and I like the versatility of the company. You can do email or paper coupons or view things on the internet.     I was at a point where I could refinance my old mortgage and Mr. Cooper, which I realized was the same company that I had been dealing with, sent me a letter which said that I wouldn't have to get my house appraised and that they could do it simply. It's definitely a drastic name change and I have no idea why they changed their name. I'm mistrustful of random name changes for what appears to be no reason.

    But their offer caught my eyes because of my work scheduling. I didn't want to have to get together a whole bunch of paperwork and do my proof of income. It was much easier because I was already with that company. Their rep Marlon is the one that I remember that I really liked. He didn't seem put off that I needed explanations of what all of the different things meant. He was very patient and he's a good teacher. He worked out the different numbers and told me how they would all be. And I'm hoping to pay off my house sooner.

    I got divorced in 2012 and then I did a loan modification and tried to assume my mortgage, and this was all through Chase. I tried to assume it through Chase and they said I can't assume it because I don’t have the funds in the bank. This was after I did the loan mod. Because I didn’t have the money in the bank, I couldn’t do an assumption. Five years passed and so I started looking into refinancing again and they're like, "You have 2% interest rate, why would you refinance?"

    In March of 2018 it was going to go up, but only up to 3%, only 1%, fine by me, but because I'm having issues at home with my kids and my ex-husband, they told me to look at my divorce papers, and it said that if I remarry or my youngest kid turns 18, or if I live with an unrelated person of the opposite sex or no longer use the home as my primary residence, then I would have to sell my home. I'm not selling my house. Because he threatened that if things changed at home with you and the kids and the boyfriend, or the boyfriend moves out, you sell your house, So, no. I was looking into refinance options and because my credit isn't where it should be, I qualified for HARP refinance through Mr. Cooper and went with that.

    Mr. Cooper was the only one who could do the HARP refi. I talked to another real estate person and he said the same thing – to go with them, work on building my credit and then try refinancing in a year when my credit is better. One thing that I am very disappointed in, however, was this whole process. In the middle of the process, I received a letter from Mr. Cooper that I have met whatever I needed to meet so that I no longer had the PMI on my mortgage and then whenever we finally got through with all the closing documents and disclosures, the payment the rep gave me ended up going up another 100 bucks.

    Whenever she gave me a number it was close to what I was paying and then, but in the end, it went up $78, $90 because of the PMI. The value of my home is probably more than what they figured only because we never did an appraisal. They just kind of did like a numbers kind of evaluation and based on what I owed, they bumped it up enough to make sure that it covered my closing cost, what I only had to pay a little bit out of pocket. I talked to a rep last week about it and she said that I need to find the letter and send it over to them and see if there's anything that they can do.

    The only reason I had to do it was to get my ex-husband off of my mortgage so I can keep my home. But now I'm in the process of trying to deal with amending our divorce decree because he signed off interest on the house in 2012. Whenever I did my loan mod, I had to have him sign off on the quitclaim deed showing that my payments needed to be based only on my income alone not his. They had a copy of divorce decree as well and this was all done through Chase.

    Mr. Cooper's reps were pretty helpful for the most part up until once I closed they sent an email. I responded that I was supposed to get a refund back from existing ex, and it took them a couple of days to reply. I had to send a second response, but throughout the whole process from the beginning when we first started they were great. They were replying very quickly. With the question on my divorce decree, they referred me to the title company. The title company was pretty helpful with the questions and then the title company actually changed. I closed on October 7th and my first payment was due December 1st. So, I skipped a month payment. My payment went up 100 bucks otherwise.

    I was with my previous lender but my account was sold over to Mr. Cooper. I was told stuff about refinancing but I didn't take advantage of it earlier because I was not home enough to get the process started. But I finally did. I wanted a lower monthly payment and since I was already with Mr. Cooper, it was going to be a streamlined mortgage, which it was. The two fellows that I dealt with were very professional, kind, explained everything, answered all my questions and followed through and sent me the paperwork. They told me what would be done and all the things that would be taken care of. All I had to do was read it over and sign it, which was what I did and sent it back. They made it very easy to get at them too.

    It was the smoothest, least frustrating and the best experience I've ever had with any mortgage. I started two months ago and was done with everything on a part-time basis in just a couple of weeks. And the monthly payment was about $400 cheaper than what I have been paying. It has worked out wonderfully for me since I started and finished it. The only thing I needed to do was take on the escrow. I know if the escrow was carried over, it gets paid twice a year so I want to make sure the escrows are complete and up to date so that it'll be all there when I pay it and hopefully it will be a slight bump. We need to bring up our escrows and we need a few hundred dollars, about $300. I want to make sure that there's enough there to handle it and not be penalized because I didn't check on it.

    When I called customer service I asked for a specific person to talk to due to the fact we are in a pre-foreclosure status. I wished to speak to the person who sent me the letter regarding our status and was told that the person on the phone would have to do it.     So Citi sells my mortgage to Nationstar. Then Nationstar changes their name to Mr. Cooper. It's all been fine until I get a letter from Mr. Cooper today telling me that my hazard insurance has expired. My insurance is the same that it has been for the past 17 years and I do hope that Mr. Cooper can look through their obviously mixed up records and get this straightened out. It amazes me that they have time to call me all day trying to get me to refinance but they can't keep my files in order. You need to prioritize Mr. Cooper.     911/17 hurricane Irma damaged our home financed by Mr. Cooper. They received insurance funds on 10/19/17. We've provided all the requested documents and called them almost daily but they still have not released the $31k needed for home repairs. Each time we call it's the same conversation as if they are reading from a script, "We apologize for the delay, I will request that be expedited immediately, you should have a check within 5-7 business days." Each call taking an hour on average but longer if you insist on speaking with a supervisor.

    I've complied with their 15 page procedures and set up account on insuranceclaimcheck.com as advised, but they are delaying and delaying. We've had to go to a local bank and borrow money to begin repairs in order to prevent additional damage to our home. We've called Mr. Cooper twice to complain about its loss claim department, no one returned the first call and the second customer service rep transferred me to the department I was calling to complain about. We've submitted a formal complaint and are waiting to get a response back. It's an awful thing to have your home damaged and then to be victimized by your mortgage company like this is unimaginable.

    Our loan was assigned to "Nationstar", who changed the name to Mr. Cooper. Why did they change their name? To make you feel that you are dealing with the "nice man at the bank on a personal level”. Wow. Really marketing people? For two months I have received notices that there is no evidence of flood insurance on our condo, which NEVER goes without flood coverage. It is mandatory through the association. They will not contact the insurance agent to obtain an updated copy. Despite the agent repeatedly sending copies, I continue to receive notices. The real problem - YOU CANNOT SPEAK TO A LIVE PERSON. The letter has no telephone number in case THEY make an error. You can only LISTEN to the automated system (so much for the small town banker feeling). The insurance agent has repeatedly faxed the information–for two months.

    Nationstar (Mr. Cooper) purchased insurance at the cost of $3000 from an outside company despite the fact that we have an insurance endorsement. Despite calling repeatedly, the customer service department will not allow me to talk to the insurance department. They want me to talk to the company they purchased the insurance through. I do not have a contract with that company–that is Mr. Cooper's error for purchasing it as we have never had a lapse in coverage–and I am not going to talk to them. I want to TALK TO MR. COOPER'S INSURANCE DEPARTMENT TO FIND OUT WHY THEY CANNOT TAKE A FAXED COPY AND PUT IT IN MY FILE. I guess a lawsuit is the only way to get the attention of a company who charges you for insurance when you have insurance, but charges you without giving you the opportunity to talk to someone in the company. My business partner is paying the place off. This is insanity.

    After Hurricane Irma we decided to use the Hurricane Irma relief to fix our fence around our yard so our dogs couldn't get out and to get our shed out of the neighbors yard. Mr. Cooper deferred our mortgage and is still advertising that they offer relief. We received a bill this month wanting the mortgage payment back with our normal mortgage totaling $2404.00. The lady I spoke to was very rude and acted like I just didn't make that payment and wouldn't let me explain. Our Thanksgiving is now canceled and so is Christmas. Please do not fall for their fake sympathy to Hurricane Irma.

    Our mortgage was sold to Mr. Cooper shortly after closing the first week of August. The mortgage payment we sent to the original mortgage servicer before we were notified of the transfer was reportedly forwarded to Mr. Cooper (according to the original servicer). We have the cancelled check and have provided it to Mr. Cooper. They call and harass us, threaten us and no matter how many times we tell them we've paid every payment (EARLY, even) and provide a cancelled check, they continue to make threats. The issue is between them and the prior servicer, OR they've lost our money and are trying to extort more. Either way, their behavior has crossed the line and we are looking into class-action litigation.

    If you, too, have been abused by Mr. Cooper, please contact me. I'm the only Kelly ** in the U.S. so look me up online (if I include contact info here, the review will probably get flagged for removal). Get in touch if you're fed up with abuse from this mortgage servicer and want to join a class-action suit against them. Their predatory practices MUST be stopped!

    I have been dealing with Nationstar now Mr. Cooper since Feb of this year with much aggravation and find a lot of inconsistencies in how well knowledgeable their employees are to give proper information. I have made dozen upon dozens of calls to follow up and been given conflicting information. I have requested many times to speak with senior management regarding my issue and was told my call was escalated and in fact it was never replied to. And I even emailed on several occasions through their website and through email addresses provided by staff which have not had a resolve.

    A lot of miscommunication and misinformation has lead to a horrible situation for me. I decided to go with them because my block had gotten some new homes and the value of the property has gone up.     Since refinancing, I've had peace of mind. I was wondering how we're going to get it done. I need to have house changes and I need the retaining walls rebuilt. The attorney of the insurance company had come out after 38 years of being insured that put all that money in their pocket all those years and now they're coming up and saying I have to fix the retaining walls or else they were going to cancel my insurance and pocket all of 36 years of money that they got from me. If something happens to me, I won't get a dime. If I have had a bond on my house and put that money in a banking account I'd be sitting pretty.

    Anytime you’ve done business with an insurance company over 30 years and no claims, all that money went in their pocket and so now they say, "Okay, you get out and find yourself another insurance." I don't have a year anymore. That means that that money is there all free and clear. They shouldn't take 36 years of my money and see if I had enough money to keep a bond up, and the figure will allow me to bond up, I have to have a bond and put that money into a trust fund. I would’ve had that money myself and then they wouldn’t have to tell me to go shooting somewhere.

    Each person I spoke to at Mr. Cooper was very nice and I would sometimes meet people that said that you can talk to them. There were no insults. They were just always willing to help in what way they can help and then if you weren't clear on something they were happy to talk to you and explain what you're not clear about and I appreciate that. I look forward to having a good relationship with them in the future.

    Mr. Cooper held my mortgage for three years. I had the idea of putting my stepson on the mortgage so he would be more eligible for handicapped awards. He lost a leg a couple of years ago. There were several other companies, Quicken Loans, and several others. Some of them had slightly better options and some did not. Mr. Cooper held the current mortgage and they were meeting all of the other requirements or the other quotes that were coming through.

    There was only one thing that put a damper on the whole business and that was their lack of telling me that I should stop my current automatic payments to them. What happened since I didn’t do that initially when it came the day for signing, they pulled another mortgage payment out of my checking account and then they wouldn’t pay it back. They said they had to hold it for 30 days before they can pay it back and then after I complained bitterly, they said they had to hold it for 15 days. There are two different timeframes and they still haven’t paid it back. That was on the 17th when we signed off last month.

    I called everybody there and nobody was willing to bend their rules. I was told I could get the money back if I submitted a letter on my bank’s letterhead stating that I would not challenge the withdrawal or the check for closing, which I've never heard of before and even then it was going to be 15 days before I got the money back. At the time, I'm still waiting and I was down to $28 in my checking account. I'm on a fixed income. They do that and I kept reiterating that I didn’t have any money. You need cash and my only income is social security and that isn't very much.

    The other factor in getting this all done was to reduce buy out of pocket since I'm paying all the bills, the mortgage and utilities on that piece of property. My handicapped stepson lives there with his family and he hasn’t been able to work in over two years. The one thing Mr. Cooper should do is, the minute you give them the go-ahead to process the paperwork, to check in their own system and cancel the automatic payments. After we signed, they pulled that money out of my checking account and then about five hours later I got an email telling me to cancel that automatic door, the cart was before the horse.

    I have had multiple problems working with their Loss Drafts department while trying to get insurance claim checks endorsed and back to me. I have dealt with this company losing checks they were returning to me (put in regular mail vs. FedEx/tracking), employees who speak so poor English I cannot understand them, I've been disconnected (with no return phone call), I've had my claim amount incorrectly increased, the status changed without notification (resulting in a check being returned to me, unendorsed), employees stating they will call the next day, and do not... So many problems when all I want is to get my insurance claim checks endorsed by you and returned to me.

    They also proposed having an inspection in lieu of the additional paperwork they want me to complete - I agreed & they said someone would contact me. That was over 10 days ago & I still have not been contacted. In the meantime, I still do not have my insurance check back (endorsed) and the contractor continues to hound me for payment. Mr. Cooper just apologizes & says someone will contact me - but it never happens.

    Mr. Cooper purchased my prior mortgage. They contacted me to suggest a refinance multiple times. Eventually, I spoke with someone who figured out the right product that works for our specific circumstances. Our cash flow situation has deteriorated and this new product was able to restore it, not to where it had been but to something closer. The first few times I spoke with people, they didn’t ask enough questions and get to the bottom of where we were. Only the third person we spoke with really spent the time to listen to us, since it’s an investment property, what our priorities were in terms of cash flow and timeframe and all of that. Everything went smoothly from there. Also, they have made a lot of improvements on their website from when it was Nationstar.

    My Nationstar experience was really terrible during the recession about 11 years ago. If I could have found the product with any other lender then, I would have refinanced in the middle of the crisis. Customer service was terrible. I felt that they had cheated me in a certain interaction over insurance. But with the refinance now, all of a sudden they seemed much more customer service oriented.

    I guess Nationstar was so bad they had to change their name to Mr. Cooper. A previous mortgage was taken over by Nationstar in 2012. They failed to pay my taxes even though they were escrowed & I mailed them a copy. It took 2 months & 20 people to fix it. I panicked when Nationstar/Mr. Cooper bought out my last mortgage 4 months before sale. Sure enough, I received a call today saying we owe them $291 three months after the sale. The person was in internal collections & had no closing paperwork info. She confirmed my last payment & the closing was 7 days after. The real estate company "Berkshire Hathaway" sent them the final closing including the 7 days.

    The woman had no info & expected me to pay the 291 because she said they never received it. No bill or letter in 3 months. Just a collection call. I checked with my realtor & it was paid in full. The collections person put me on hold to talk to her supervisor & said they would waive the charges. She refused to admit it was paid by the title people. I knew when I saw Nationstar/Mr. Cooper took over my mortgage there would be an issue. RUN far far away from this company!!!

    My house was flooded from Hurricane Harvey. My flood insurance adjuster advanced me $40,000 so I could get started on the repairs of my house. Keep in mind this is an advancement. This is only about 1/3 of what the total claim’s going to be. I sent the check to the Mr. Cooper Insurance Claims Department and they sent me $20,000 back and held $20,000 of it. Mr. Cooper employee tells me I have to be at least 50% done in order to draw any more of my insurance money. Then they tell me they're going to charge me for the inspection. And then they want me to send them contracts and W9's and lean waivers from any contractors that I use, that's none of my mortgage company's business.

    I have never been late on a house payment and I've always kept up with the taxes and insurance. I think it is pretty sorry business ethics to hold this money from me and my family. It could be several weeks if not months before I get the remaining amount from my flood insurance, but then it's going to have the mortgage company's name on it. Also I'm going to have to send that in and they're just going to hold on to it. How can anyone expect you to do $100,000 repair with the $20,000 that Mr. Cooper returned to me from my claim with my flood insurance that I paid for. I have well over $100,000 equity in this home that I originally built in 2008, so it's pretty foolish for anyone to think that I would walk away from it.

    To start out, my mortgage was transferred to them by BOA. This was being done while I was going to school out of state and had squatters break in and trash my house and finalized my insurance claim for the damage. Because of the damage and having to get it fixed I moved back to get it done, my insurance claim check was sent to this company and was deposited into my escrow account. To get the damages fixed, my house was deemed as uninhabitable by the city until the damage was fixed. They did the legal (not right, but legal thing) and withheld the money until I got a contractor to fill out their paperwork. Then after getting that filled out, I’d have to come out of pocket to get the first job done, then come out of pocket again for them to inspect the repairs.

    Once the repairs were done on the first job I’d get 25% of the insurance money, then the same and 50% and finally 25%. Well, turns out at least where my house is, contractors don’t want to be liable for the work or property until they get paid. So all the while I was trying to get this figured out I started to notice returned check fees in my checking account. I called my bank and they explained that it was from Mr. Cooper. I checked my online account for Mr. Cooper and they were making multiple fraudulent charges every month they had my mortgage adding up to $3,900 per month, this was after I had paid my mortgage each month. When I called to dispute the charges with Mr. Cooper they denied seeing any charges for 30 straight minutes.

    Finally they admitted to doing it but then told me they couldn’t stop the charges without me sending all of my bank statements proving that they were doing it. I immediately closed my bank account and opened a new one and decided to let my home go to foreclosure. Please!! If you read those BEFORE you have a mortgage with Mr. Cooper get it with someone else!! If you don’t believe what I have to say, please google NationStar mortgage reviews!!

    The fact that Mr. Cooper reps cannot be reached for better or worse is just silly. I've tried calling only to get long wait times, disconnects and reps that read from scripts and cant actually help anything. Anyway, it has been 4 months now since we began having trouble paying our mortgage and a letter came detailing our "dedicated rep" who would help in this situation "they can help" the letter said. I called in thinking "this was gonna be great", a rep with a name and an extension. Well, just as I expected the rep whom answered had no idea who the person was or how to transfer me to her even with her extension and all credentials.

    Fast forward to September when I call "Making Home Affordable" because we have no way to cover the full payments currently. I explain to the MHA rep that Mr. Cooper cannot be reached nor do they call me back, I even emailed Mr. Cooper. Making Home Affordable said no problem they will reply to MHA and then contact the homeowner. Well, it has been a month and still no contact from Mr. Cooper. In July we signed a recast letter and returned to Mr. Cooper by certified mail and have not received the new recast contract nor have I been contacted regarding this.

    We cant pay. Their service is terrible. We were so far ahead of this issue but it seems that our worst enemy is the mortgage company themselves. I am thinking that they will contact me once the payment goes over 30 days in which case our credit is messed up and we become ineligible for any assistance. Even when they call the house if I pick up there's nobody on the line or they hang up. I'm at my wit's end. I had a feeling a name change to something as silly as Mr. Cooper would reflect poor service. It's all ridiculous. WE CANT PAY DUE TO DISABILITY/MEDICAL ISSUE.

    Attempted to refinance our home with Mr. Cooper, with good income, credit scores near 800, and cash for the closing costs. Representative told me that we would have no credit or income verification (so what?) and no appraisal fee (good). Saved us only .25% and kept saying closing costs would be rolled into the mortgage, not what I wanted. I finally insisted he tell me the AMOUNT of the closing cost and it was $7800!!! We'll refinance somewhere else, thank you.

    After 17yrs with no issues a family tragedy caused me to fall behind of 2 payments. The first customer service representative I spoke with was extremely courteous and made a deferment plan to help us catch up. On the payment date we agreed Oct 13th 2017, I called to make the payment at 8:15am to be told I was given inaccurate information and rudely, she refused my payment. I was informed that foreclosure would start Oct 17th. Completely devastated I called back again on Oct 13th and was told by Ashley that we could most definitely reschedule and she apologized for the previous customer service rude unacceptable attitude.

    Ashley arranged 2 payments to be withdrawn Oct 20th. Considering we had a confirmation number and email of this agreement the funds were not withdrawn again! I made 4 calls to Ashley which at this point one week later she had no details of the agreement. I have never had any issues or communication problems with our previous mortgage company Nationstar which makes us very uneasy going forward with Mr. Cooper.

    The folks in underwriting are absolute morons! Mr. Cooper bought my existing loan recently, and after being solicited to re-fi via the mail, I decided to apply for a new, money out, first. The sales person said everything looked good and I proceeded the arduous task of compiling the necessary documents. Six weeks after everything was submitted I didn't hear from them for days and they were not responding to my calls/emails. After leaving a very negative review on their website, the broker finally called and said they do not make loans on this "type" of property. Underwriting knew what "type" of property it was from day one! Still, they saw fit to have me waste numerous hours running around to provide documentation for an impossible loan. Totally incompetent idiots.

    I have an existing mortgage with Mr. Cooper. They were not the originators of the loan. I'm trying to separate an adjacent lot from the primary house which carries the mortgage loan. I've paid the taxes and liability insurance on the empty lot out of pocket for the years they've carried the loan. My issue is the difficulty in doing so. The lot and the lot with the house on it are two different parcels according to county tax records. The process of getting Mr. Cooper to acknowledge this and to get me a partial release so I can sell it is quite ludicrous.

    It's not simple enough for them to contact the county to see tax appraisals on both lots so that Mr. Cooper can see that there is plenty of equity in the house to satisfy their LTV criteria. But it turns out to be silly requirements of sketches and other useless nonsense to achieve this. And that it will take at least 30 days to accomplish this simple procedure. In today's world where and information is just minutes away on a computer I find this completely ludicrous. It doesn't even take that long to get a mortgage! Change things Mr. Cooper.

    Where to start... Get a call about refinancing our home. The agent Thea's our info and quotes a rate. We never speak to her again, despite numerous messages and attempts. She's either on vacation or training. We get our gfe and then later that night another one shows up that is different. Our house gets appraised and they send another loan estimate, again different than the first. And when I say different, more expensive. Finally talk to a manager, find out the original agent put in an inflated home value. Now that our house appraises for the correct amount, our luv has changed.

    We are in underwriting and get a call once a week to ask the same questions over and over. Finally get cleared to close on the last day of our rate lock we get to close. Title company misses a document and our payoff is incorrect on a loan. She says they'll update. They don't. So my loan is more expensive and didn't due what it was supposed to do. Delays, incompetence and misrepresentation.

    Nationstar/Mr. Cooper reps are very nice and supportive on the phone but it seems they don't know what they're doing. My payment got lost in the mail, was processed a day late, and so I got charged with a late fee. The fee was waived as a courtesy but then it wasn't. It was all cleared up and waived by the next rep, until it wasn't. Third time's the charm: the fee wasn't for a late payment, but for "corporate advance fees" that have mysteriously appeared on my account from the previous mortgage servicer, Citibank, despite the fact that any and all fees from Citibank were paid and documented years ago. Nationstar/Mr. Cooper is either unaware of how to do its job or offering confusing, misleading information. Ask for everything in writing.

But when I first talked to the loan consultant, I was very clear that I wanted to know how much the loan was going to cost me and he continued to say there would be no upfront cost. I got into a pretty heated discussion with him because I wanted the truth rather than the highlights and finally I was able to get clarity because I continued to push it. But others, especially folks who aren’t necessarily financially sound, would have gotten the impression that there was no cost to the loan transfer and change and that was very frustrating.

    I refinanced my existing loan with Mr. Cooper with Mr. Cooper Dec 2016. The broker was not that great but I thought if I can lower my mortgage I can overlook whatever issues I have with the broker. Well, this refi was supposed to be no money out of pocket, that was not the case. I actually paid nearly 2k out of pocket for taxes that were escrowed from my existing loan and with me refinancing at the end of the year there should not have been any funds due. Approx 6 months later I receive a letter from my local tax office indicating my taxes had been paid twice and I would need to work with Mr. Cooper to have them collect the funds the tax office. First time I called mortgage company they indicated they would have the escrow department research this and contact the tax office.

    Approx 2-3 weeks later I call for a status and they say they contacted the tax office and confirmed the tax overpayment and they would receive the funds from the tax office and apply them to my escrow. Approx 3-4 was later I call for an update since I could not locate it online and I was told there was no overpayment on my taxes. At this point I became a bit irritated, so I spoke to the weekend manager Joe or Jose who indicated he and I would do a conference call with my tax office on that Monday to find out what is going on. Well unfortunately Joe said he could not give me a number to reach him but he could give me his email and he would call or email me when the time comes.

    When Monday came I received nonresident naw from this guy so I called them and spoke with another representative who basically reiterated there was no overpayment on my taxes. Luckily I retained documentation from the refi and documents from my tax office. Sent that to Mr. Cooper along with a very detailed, disgruntled and disappointed note. 5 days later Joe/Jose responds indicating he’s forwarded the issue to the research department, however by now I’ve already gotten the resolution in motion to my satisfaction, so there is no need for this guy nearly a week later from the Monday he and I were supposed to call the tax office. Approx 1 week later the issue was resolved.

    Mr. Cooper actually called the tax office to verify and understand when the extra payment was received. Which was during the refi, I told several representatives this very thing however they only checked records of overpayment made during tax time on the regular loan and not the refi of the loan. They had no record of the other payment which is bad business organization since I refi'd my home using my existing mortgage company. 2 months later, now October 2017, I am still waiting to see the tax overpayment reflected in my escrow balance. The moral of the story is keep records and do not simply accept what they tell you, whomever they may be in any situation. Once this is resolved I am looking to refinance with someone else just to get away from this mortgage company.

    We've been with Nationstar for years and we were on an interest-only mortgage then we went with a fixed rate. Everything was as simple as it could be. All the way from signing and having the papers to someone being sent out to us has been fine. It's also easy when you have a scanner on your phone and you scan things back to each other. However, we had to have it done twice when they missed something but that's no big deal.

    The only mix-up that we have is through the refi. From my understanding, we wouldn't be paying for September or October because of the refi. Fortunately, and unfortunately, my husband sent a payment in. But we're not seeing where that has adjusted itself on our account. It only shows, at this point, the escrow amount that they've received, not the extra payment by accident my husband sent them. So, now, since we're not supposed to be getting a payment till November, we've gotten payment sheets every month, October. And they wanted to know what our October payment was. And now, I got the regular billing for November. I was told there always should be a delay on our refi, usually two months. So, nothing is delayed. It's gone right into the next. It almost makes us look like we're late but we're not. So, I don't know where it's being applied to. Otherwise, the whole process of the refi was as smooth as could be.

    My loan was transfer from to Mr. Cooper that will give them another name Mr. Crocker. I'm been dealing for close to 6 months in a modification loan and they have not yet come up with no answer. Instead they are taking more time until the property is lose. Is already in foreclosure. Selling date 12/09/2017 and every time that I make a payment is to book the modification, and no results, I call back they request another payment and paid, and nothing happens. The person in charged is loan specialist, but, I believe is specialist to keep the property lose, so they can make money.

    I have records for all the conversations that we had. But, I'm frustrated with this crocket company. My question is how many more homeowner are in my shoes, please do something, before this people take your property. Get Consumers Affairs involve because this is multi million dollar crooked business. The name or wherever they said they are. Is not compare, to what they really do, with homeowners.

    I am really unhappy with Mr. Cooper. First of all the name is dumb and 2nd of all they are horrible. I had an issue this month where my auto-pay payment was not showing on mrcooper.com. It showed that my next month's payment was the next payment to be taken out. For some reason, this months payment did not show on my account. I called Mr. Cooper and was told that the next payment was to be taken out next month and that there were no pending payments. I ended up canceling their online auto-pay all together and made a payment thru my bank account. Of course I checked my bank account this morning and Mr. Cooper took out both payments and over drafted my checking account. I hate Mr. Cooper. Not only the name but, their business practice. I didn't choose them as a lender, my account was sold to them. I am looking to see if there is any way to be removed as a customer from them!

    Updated on 01/12/2018: I received an escrow refund check in the mail from Mr. Cooper and an explanation on that they had made a mistake and was taking out too much money this I was due refund of nearly $1000. I deposited the check into my bank account and 5 days later it bounced and my bank charged me a $20 check return fee. I called Mr. Cooper and I was told that the refund check they sent me was in error. Who is the genius that sends out bad checks.

    Now I have to take time out of my day and send them a bank statement showing the $20 check return fee. They messed up and I have to do all the work in order to get money back for their mistake. How about an apology, an email or a phone call from Mr. Cooper warning me the check was sent in error rather than me trying to deposit a bad check. Horrible business practice. I don't know what happened to him but I ended up dealing with another agent. He was great and whatever he told me would happen, it happened.     I talked to a man from Mr. Cooper on the phone and told him that I got their paperwork about HARP but never understood it. He explained to me that I could save a little bit and pay off the house in 15 years. I had to refinance it a couple of times for family matters. He gave me his name, phone number and he said that I could call him if I have problems. And then another man took over and he said he'd be my point of contact.

    Everything went fine with the loan processing although I had trouble setting up the AutoPay for about two weeks. I did email a complaint in but nobody could help me when I called customer service. I finally figured it out that my account number on my check had spaces, and their online service wanted zeroes in there and not spaces or run together. And sure enough, it took it. But other than that, all loan process went fine. I love the fact that I can do and sign everything online. They sent me the documents electronically because my husband is feeble and not always there with it. So it was nice that I could sign for him. My first payment’s going to be the fifth of October. It’s not quite a $100 but I have a lower percentage through HARP. It was a good experience overall. It was quick and easy, and that’s what I like.

    We used to have a mortgage with another company and they put our mortgage through a company which we didn’t even know. We had a very high rate, so we tried to lower it. We tried other companies but they gave us a hard time. Mr. Cooper was one of the more reliable to deal with. We got transferred to Rob and even though somebody else ended up finishing the paperwork, I was able to deal with Rob a little more than anybody else. I feel comfortable dealing with him than any other because it was so hard to get in touch with everybody. They kept changing representatives for the mortgage. We deal with somebody but then the next week it will be somebody else. We always go back to Rob and he was able to guide us. We couldn’t understand what’s going on and we had a lot of questions, but he was very nice and tried to help us a lot. We'd recommend Rob to anybody. On the other hand, we kept on calling Mr. Cooper but they never called us.

They send me information confirmation mailings to my wife and I then don't provide the correct fax number to send it back to so it goes to a voice mailbox. Come on Mr. Cooper, be better than this. Stop costing me my time for you to get your act together and verify my information when you purchase a loan from someone else. Getting a loan is a painful enough process, don't throw salt in the wound.

    Mr. Cooper was our existing mortgage holder under their previous name, Nationstar. I saw reports of the drop in interest rates since we had the last refinance. Running my quick numbers through online mortgage calculators suggested that we could probably refinance from a 30-year to a 15-year at essentially the same monthly payment.

    We contacted one other potential mortgage provider, Quicken Loans, and Nationstar offered us a slightly better deal and gave us a little bit lower rate. Plus, they reimbursed us for what we needed to buy to get that lower rate whereas Quicken Loans was not able to offer quite such a good deal. I had telephone conversations with the representatives and quite a few email interactions and for the most part, it went smoothly. Overall, the individuals that we dealt with were very nice and very professional. There are a couple of nitpicks in the actual process involved. The document was handed off from our original point of contact to an agent who actually handled the collection process that involved the documents.

    The nitpick would be that rather than our original contact introducing us to the new rep that was going to be handling everything, we got a cold email from the new rep. In this day and age where identity theft and phishing attacks are rampant, getting a cold email from someone is sketchy. Because it wasn't somebody that we ever interacted with before, we had to take the extra step of sending an email to our original contact to clarify the situation. There should have been a formal hand-off, particularly, when dealing with financial transactions that require revealing information that could allow somebody to steal one's identity. You want to have a high degree of confidence that the person you're interacting with is who they say they are.

    Our previous refinancing with Quicken Loans about five years ago was infinitely easier, quicker and more convenient process. When we refinanced with Quicken Loans, they essentially did all of the paperwork and they had things really streamlined. We had a couple of phone calls with them. Then at the closing, someone came out and we signed the paperwork. With Mr. Cooper, there were an endless reiteration of forms and chasing around for paperwork. The electronic signing of those forms was somewhat clumsy. We also had to correct some information on the forms that were incorrect which, coming from our current mortgage holder, was a little bit disappointing. It's one thing when you're getting a mortgage for the first time and you have to collect all these stuff.

    I think it would be well-worth Nationstar's expenditure to get their act together a lot better. In all honesty, having gone through it with both Quicken Loans and Nationstar, I almost would have paid the extra money out-of-pocket to go with Quicken. We were expecting it to be a simpler of a process than it the last time, however, it turned out to be an arduous process. Mr. Cooper's online account management and app are good. It would be convenient though if it breaks up the loan amount and the escrow amount when viewing your account information both online and on the app so that it shows you what you're paying separately. An additional point of granularity could be where they itemize what portions of the escrow are going to property and what portions are going to your homeowner's insurance.

    I had sold my family vacation home and when I had refinanced my primary home, I had taken the money out to purchase the cabins which I had for 15 years and I was taking that money and putting it back into the primary residence. I was looking at first what my options are to reduce the monthly payment now that I've put down so much money back into it so that’s when I was talking with the financers.

    Mr. Cooper's reps were great and it went smoothly. Everybody was very professional and they sent the notary over to the house for the signing of the documents. The payment will be coming due the first of October so I’m waiting for that and the amount is what we had agreed upon during the negotiation of the new financing.

    I voiced my concern about the different options, whether I could go with the higher interest rate with no money out of pocket. I was shying away from totally refinancing because it would tend to accrue $6,000 and financing charges. We had talked about minimal charges for the loan and that Mr. Cooper would pick up some. We were splitting the cost and then they said, “Well, when you refinance, you have to pay.” I’d agreed to have escrow so I had to populate the escrow part. I did not want to add a lot of money to my balance.

    The balance has increased but a lot of that was because of populating the escrow account and they required that I pay my homeowners’ insurance for one year. Of the $4,000 increase to my loan balance, $3,000 of that is other fees that I would have to pay anyway, taxes and insurance. It just came in all at once instead of spreading it across. I’m looking at reducing and basically cutting my mortgage payment a little more than half. I've been in the house for 30 years and now I’m able to do some of the repairs that I need around the house. If I got into a position where I needed to finance again, I would work with them.

    I had a loan with a different company and it was transferred to Mr. Cooper. I was their customer for many years and then recently, I wanted to take advantage of the HARP program and better interest rates. I started putting out requests through various channels and thought I’d give Mr. Cooper an opportunity to meet or beat those existing offers. And they did really well in beating the offers that I had from other lenders, so did a refinance with them. It was very fast and efficient, and really beyond expectations at every level.     So, like so many others, my mortgage was acquired from CitiMortgage recently. I received all the paperwork notifying me of the transition, etc. and all seemed OK. I was able to register on their website and view my account online - still all good. While with CitiMortgage, I routinely paid future ahead of the scheduled due date, I.e. I would make the Oct. 1st payment on Aug. 28, the Sep. 1st payment on Jul 28, etc., etc. I also added a little extra principal to each payment to pay down the principal. So, now the mortgage transfers to Mr. Cooper, I review my account online, my next payment is due Nov. 1, 2017.

    So, to see if I can continue with paying online I submit my monthly payment with the little extra principal as I had done in the past when the mortgage was with CitiMortgage. Lo and behold, the payment is fully credited against the principal - no credit towards the monthly payment. I see this when I check my account a few days later. Hmmm... maybe I did something wrong, so I repeat the process a month later (end of Sep 2017), but I am particularly careful on the website to select the button for monthly payment and add the small additional principal. Again, the payment is fully credited against the principal.

    So, I call Mr. Cooper and the agent tries to tell me that my payments were applied correctly, but I inform her that no interest has been recognized - it is 100% principal - so how could a monthly payment be recognized. Long story short, she tells me that I need to call Mr. Cooper when I want to make payments as I have done in the past (30- 45 days in advance with additional principal) with CitiMortgage and that the customer service agent will be able to handle the request - AND - oh by the way, there is a $19 service fee because I do not live (or the mortgage is on a property) in a no fee state. If that were the case, I suggested then that I may need to consider refinancing with another lender, the agent HUNG UP. So, needless to say, my impression of Mr. Cooper is not very good.

    My homeowner's insurance was up for renewal by the September 16th. On September 26th, I received a letter from my homeowner's insurance stating a lapse in coverage due to non payment of renewal. I remember seeing on my mortgage statement that it was paid. I logged online and verified funds were withdrawn from my escrow account. I called my insurance and explained that my mortgage company (Mr. Cooper) had sent a payment on the 11th of September. They stated that no such payment has come in and that I have until Oct 2nd to resolve or make payment on the policy or it would not be reinstated.

    My next call was to Mr. Cooper mortgage, after being on hold for 10 mins, I was able to get to a woman in the insurance department. I explained the insurance company has yet to receive the payment for my policy. She told me the exact info that was on their website, that a payment was sent out on the 11th. I asked her to check if the payment had clear their bank, she said the bulk payment check has not cleared. I asked "What is a bulk payment check?" She stated that a check was mailed out for multiple policies for mortgages with my insurance carrier. Logic tells me that if a check has not cleared for 15 calendar days (11 business days) and a client is calling in stating their policy just got cancelled, it probably got lost.

    Also in this day and age of technology, who still sends physical checks? I pay my mortgage, taxes and the rest of my bills via EFT, bill pay or directly on their sites. Her response was that a payment could be "rush" and a check would be reissued in 3-5 days. I explained again that my policy would not be reinstated if it was not paid by Monday (10/2). She said she would call my insurance company and give them the check number. After keeping me on hold for another 20 mins, she comes back to say that they would not accept that. Of course they would not, it was like saying the check is in the mail. I asked her to make a stop payment and reissue the check that day, not in 3 - 5 days. She stated that they cannot do a stop payment on a check for 30 days, also that when they issue a new check, that they would withdraw the funds from my escrow account. I could not believe my ears.

    So the check that they sent got lost and my policy was cancelled and they wanted me to pay again out of my escrow account. In what world does that make sense? She said that when your insurance company processes the payment and see the overage that they would return the funds to me and that I would have to deposit the funds back into my escrow account to make it whole again so there would be enough funds to cover taxes that would be due soon. At this point, I requested a supervisor. After being on hold for another 10 mins, Juan came on the line and explained the same thing except that he would send a check out the following day to the insurance company. I ask if they could pay via phone or electronically? "No" was the answer. I asked again why funds would be taken out of my escrow account for something that was not my fault or that I have any control over. No answer was given.

    At this point I told them not to send a check and that I would pay the insurance via phone using a credit card or electronic check on the insurance company's website. This is the first time I have heard of such negligence, my previous mortgage escrows always paid at least a month before it was due, if not 2 months. I even renew my car insurance 2 months before it expires.

    I have been working really diligently for almost two years to refi and I wasn't eligible for one reason or another, and then Nationstar changed their requirements and I became eligible, but I never knew it until the interest rates went up two full points. The mortgage professional disappeared very shortly after I got the loan, which was completely misrepresented to me, and I ended up in a lot of difficulties as a result of it, but it had nothing to do with Nationstar.

    They have done everything very professionally as a mortgage company but there’s a little area for improvement. But my mortgage is now unaffordable and that’s probably my biggest bone of contention. They kept telling me that interest rates were rising and then I got a call from a couple of brokers who ended up getting a commission off of my refi.     I was already working with Nationstar and they sent me an email me saying they were going to switch to Mr. Cooper. They called me and convinced me after some questions about refinancing. They explained my options and they were very informative and helpful. Everyone was good. I even had a lot of questions and they were able to answer them all. They also showed me how it all worked and what the end result would be. They had cheaper payment and they eliminated the mortgaging trends which were both my goals. Overall, it was an easy, smooth and simple process and I got everything I wanted out of it.

    I have owned my home for 13 or so years. Nationstar raised my mortgage due to an escrow increase a few years back and they just sold to Mr. Cooper and the very first month I received my bill Mr. Cooper raised it again by $105 a month! The only thing changed was my insurance which went up by $40 a year (doesn’t really justify the $105 increase). By my calculations they have more than enough in escrow from the previous year from what I have paid into and if I continue to pay for their "projected balance needed" for next year, I would be paying nearly $3000 over than if I pay my taxes and insurance myself. Can anyone help??? We work very hard to keep our home for our children and their stability. I just want to either get out of escrow with them or have my payment go back to where it was.
