    I assumed the loan from my mother and it was sold or bought by Mr. Cooper. I wasn’t quite sure at first, frankly, and I didn’t quite know what to think as I hadn’t heard about them and that to hear mortgage company called Mr. Cooper. But I've always had a good experience with them. They’re very prompt in getting back to me if I had any questions and they're very helpful. I tend to have a lot of questions and they never made me feel like they didn’t have time for me. They didn’t have to transfer me to someone else or anything like that. Everyone provided excellent customer service and they’re very friendly. I like the ease in everything and then the process was fast too. I felt that they were being honest and they told me from the beginning what it was going to be, and the end result was pretty much what they said it would be as far as how the whole process would go. So, I would recommend them to anyone.

    To begin with, I have never written a negative review about any company before, but I felt compelled to write a review to warn others about having a mortgage with Mr. Cooper. I refinanced my mortgage with Loan Depot in September 2019. During September, I made loan payments before my loan was sold to Mr. Cooper in October 2019. Those payments were not applied to my loan balance with Mr. Cooper. I contacted Mr. Cooper in October letting them know the funds had not been applied to my loan balance. I was told that this issue would be looked into and resolved. I never received a call back.

    A couple weeks later a called back and talked to someone else and once again never received a call back with an update on the case. I called back again and talked to someone else about the case and provided bank statements and mortgage statement from Loan Depot proving the payments I had made. Once again, I waited a few weeks with no response until calling back again. I was told the case had been resolved and closed, but had not received any phone call and there had been nothing done. I then talked to someone else who I had sent the bank statements and mortgage statement to and she looked into the case notes and it said there was no proof! She said there clearly was but needed to look back into it.

    I now have reached out to Loan Depot who has provided proof that they remitted the funds I had paid to Mr. Cooper. At this point, it has been 3 months since I report this issue to Mr. Cooper, I have provided mortgage statement, bank statements, and proof from the previous lender that I made these payments and they remitted the payments to Mr. Cooper. I would highly recommend that anyone that has had a loan sold to Mr. Cooper to check their loan balance and ensure it is accurate.

    Updated on 05/13/2020: For the fifth time, Mr. Cooper has incorrectly applied my additional principal only payment and took interest. The last time this occurred, it took weeks to correct. NOT happy doing business with them.

    Original Review: I have been making additional principal payments in an effort to reduce my debt and payoff my mortgage. Over 30 days ago I noticed one of my additional payments was not applied. Contacted Mr. Cooper and they said that it would make my regular payment short. My regular payments have been in access of the planned payment, so the response made no sense. I waited until the next payment and they still are holding my additional payment. We are now going on 37 days and they want me to wait an additional 7-10 days while they research? If this was a one time event, I would not be so frustrated, but this is the 4th time Mr. Cooper has screwed up my additional payments. Not happy and would not recommend this company.

    We did our original mortgage through a company that sold the mortgage to Mr. Cooper. We looked at them first just because they sent us a couple of advertisements and I thought that most companies don’t refinance their own loans. The whole process was nearly flawless. It was an interest rate reduction loan and we didn’t have to supply any additional collateral or additional tax documents, and so it was just like an in-house refinance so it was pretty easy. I really didn’t have any questions, and when I did, we jumped on a phone call and answered them real quick. It's just that the fee is a little high for an in-house refinance. I had the assumption that since they already had the loan, there shouldn’t have been more than a few hundred dollars total in fees.

    I paid the price.... They messed up my tax payment from my escrow account and decided to send me a cutesy little video telling me that they were raising my mortgage payment $500 a month and when I called I got nothing but that's what this county sent us. They weren't willing to work with spreading the amount of missing taxes out over the length of my loan. They insisted that at first it be done within one year but I got them to spread it out of five years and lower it from $500 a month more to $300 a month more. I don't quite get the math on that but I plan on refinancing my Mortgage and leaving the ** company behind.

    Mr. Cooper is our mortgage company and our recent transaction with them was a refinance of our current mortgage, which made the process a whole lot smoother and simple. There was very little required from our side other than a few documents being signed and they made it very convenient for us. So, overall, the experience was very good. Everybody was very considerate and returned our calls promptly. We worked with two gentlemen and they were both very attentive. They were also very knowledgeable when we were discussing the options. It took three weeks to do the refinance and we got a better APR.

    Original Review: Jan. 4, 2020

    Mr Cooper purchased my Loan from another company. Mr Cooper advertised everything would transfer, auto payments payments and all. Notified less than a week before December 1st payment was due. When using Mr Cooper's website my loan did not exist, so I called, the representative said everything would be fine and that I had a 60 day grace period. I did want or need a 60 days grace period, I just want this to be transparent as Mr Cooper boast about online and over the phone. Well, by 10 December the automatic payment did not happen, I was able to log into my new account, of which it stated my payment was late.

    I made the payment, then set up auto payments. The system stated my auto payments would start 1 January. January 2 comes and no withdrawal. I call Mr Cooper and the individual states my auto payments will not start until 1 February, so I make a payment on line. January 3rd, Mr Cooper withdraws two payments. I call again and say WTF. I get an excuse like ** happens. She says, "They credited towards your February payment." I said, "So what happens when you get my Feburary auto payment?" Then I'm told they can get my bank on the phone, I can complete some forms, and in a week or so I may have your funds back. So I said, "Take the extra payment and make it a principal only payment." She says, "I put in a request and place notes in your file."

    I'm thinking, are you a representative with account privileges, just fix the error. A day later, nothing!! With every other mortgage company I used auto payments, weekend or holidays when, the payment is withdrawn. Not here! If I could give Mr Cooper a zero, I would. Avoid Mr Cooper with a 10 foot pole. Don't believe the hype, they have no idea what transparency means.

    Was forced over to Mr Cooper a year ago because they bought our mortgage. My wife and I are in the process of completing a refinance and getting away from this joke of a company. I called with weeks in advance to let them know there’s going to be a delay in payment because the refi payoff was coming and asked the FINAL day before they would report this to our credit. The novice of an agent advised the wrong day and it got reported to our credit as 30 days late. Called today to check in with them as they pester us almost daily sometimes every house with phone calls and texts to be given the bad news that this was now reported to my credit as a late payment... after being assured by an agent mere days before that we would have nothing like that to worry about until 12 days from this point.

    The rep I relayed my frustration to couldn’t have cared less. Nor did the manager really. They told me they’d grab the call and submit it to the person who gave the wrong information to me but couldn’t do anything else. This company is a joke. A bad one. Steer clear. They’re dishonest, unethical, and inaccurate. My real review is -5/5 but that’s not an option.

    My loan from UHM got bought out by Mr Cooper. My first inkling, was "oh my God, what's happening?" Not to worry, they're awesome! Customer service is great, answer any questions whatsoever. I've only been a homeowner for a year, so I'm a newbie. I put extra money each month either towards my escrow, or principal. It's really quite an easy equation... PAY YOUR MORTGAGE, NO PROBLEMS! I saw a website that gave Mr Cooper bad ratings.... Again, PAY YOUR MORTGAGE! It's really an easy equation- like, it's hard? I'm amazed some people have actually KEPT a mortgage for so long.     I was placed into a Mortgage Modification by Mr Cooper. They would not tell me the terms or conditions that I would be getting once the modification was complete. They kept telling me that I would not receive that information until I went thru their 90 day trial period. During the trial period, I was given a dollar amount to pay each month. They would not tell me how much of that payment was going to principal or interest.

    Finally I went to make my last payment on Nov 30 Saturday and their phone system told me all their offices were closed. I called again on Dec 2 to make the payment but I was told by their Escalation Dept that it was too late. I was told that the offices closed at 12 noon Central Time. I had called prior to 1pm Eastern Time which means they should have been open.

    I waited and called back. I got someone in Customer Service who spoke to her supervisor. He confirmed that there were phone problem on that Saturday. She also told me that the office was indeed open until 5pm Central time on Saturday. She got approval from her supervisor who also got approval from an Asst VP of Customer Service to accept the payment. She "Guaranteed" me that the modification would not get cancelled and she gave me her phone extension in case there were problems.

    The next day, Dec 3, my account rep called me and we went over what happened. I told him I was afraid something would fall through the cracks and the modification would still get cancelled. He told me he would keep an eye on it for me. Lo and behold, when I called later in December, I was told the modification was indeed cancelled. I called on several different occasions and each time I was told it would be escalated. I was also told not to make any payments because until an investigation was made, the payments would never get processed.

    On Dec 31, I got a call telling me the modification was cancelled and nothing could be done. I was basically told the lady in customer service did not get approval to accept the payment and could do nothing to make sure the modification would not get cancelled. So I guess this girl was telling me that I was lied to and the Asst VP's approval meant absolutely nothing.

    So now I sit in limbo waiting for foreclosure papers to be delivered to me. This company is once of the biggest scum-bag companies I ever dealt with. Depending on who you talk to there, you get a different lie but they claim they are there to help. My own person account rep did absolutely nothing to help. He was missing in action the whole time this situation was going on. He was off for the holidays and never checked his voice mail or emails. No one was assigned to handle any of his people.

    Now this lady who obtained the approval from the Asst VP won't answer her phone or someone there gave me the wrong phone number. She has no voice mail. They won't tell me who the Asst VP was that approved the payment. They won't give out any information about notes that have been put on my account. The lady who took the payment said she was making enough notes that no one would ever question the payment approval. Funny how now she is not available to take a call.

    I wish I had recorded my phone call with her just like they supposedly do with all their calls. If I had recorded the call, I'd be talking to the state Attorney General or a private lawyer right now. Instead now I have to somehow find a way to keep a roof over my two young kids. If your loan gets transferred to Mr Cooper, refinance as soon as you can to get out from under them. This is a group of dirt bags and when they say they are there to help, they are flat out lying to you. I was also informed that they are close to also filing bankruptcy.

    With refinancing, I had the option to lift the PMI but I had some issues with the last company I was with, with the escrow. They couldn’t get it figured right, so I got tired of dealing with that. My father uses Mr. Cooper and he told me about them. Everyone I dealt with was very helpful. They didn’t make me feel rushed or anything like that. Everything worked well with the emails and phone calls as well. Phone calls were always for me, to my convenience, as far scheduling around work.

    It was very convenient having somebody being able to come over to my house to fill out all the paperwork at my convenience. So, I was very thoroughly impressed with how they did everything and especially also with Lily. She did a wonderful job staying in contact with me. This is my first home, so it was my first time around doing it. Any documents I didn’t understand, she did a great job explaining what the particular document meant. The outcome of the refinancing was great.

    I called MR. Cooper in October 2019 to have a Cash-out refinance, spoke with Maya **. She said everything was good to go after I sent in all documents and paying the appraisal fee. After that herself and her supervisors were hard to get a hold of or did not even get a response back. I’m so disgusted with the whole process!

    Was sent an email 12/23/19 saying “so sorry. I know it can be very frustrating. The conditional approval is just a first step. It has to go through underwriting where a lot more can come to light that will keep the loan from being able to go through. I'll be looking into when you'd be able to do this cash out if enough time has passed since the late payments. (late payments which I have not had in years) And look into the type of tax lien as well.” I’m sitting here in just aww because was told several times everything was good to go and closing was soon. I feel so mislead by this company and the information I was given on so many levels.

    I bought my mortgage and it was sold from the underwriter to Mr. Cooper. So, they are servicing it almost from the first month and I've been with them for a year and a half. But I was kept in the office of some other companies to refinance, so I called up Mr. Cooper to find out if that's possible. They said, "Sure," and so I did it. I spoke with Esther first and she was very nice and pleasant. It can be daunting and very complicated, but it was very simple, and they needed very little information. Within a short time, they had all the documents. She passed me off to Chris, and Chris handled everything really quick. And then within less than a month, everything was done. It was incredible how nice it was. It saved me a lot of money, and I'm a happy camper.

    They lowered my mortgage rate and my payment was lowered, and it coincided with the kicking in of my homestead exemption. So, I realized a big change, which is a couple hundred dollars. The $200 that my mortgage was lowered was significant to me. And additionally, I got a couple of months where I didn't pay mortgage, so I was able to take a little bit of money and save it for the rest of the year when I'm gonna be poor again.

    My loan from a previous company was sent to Mr. Cooper. There was a lower interest rate in my area so I inquired about refinancing from them. But there were a few discrepancies. I was quoted one thing originally, but once I got to the closing, everything was different. I had two different people. The original one was a female and she quoted me one interest rate. I got 1,085 and my interest rate was supposed to be 4.1-something. And then, once I got to the final person, the mortgage payment including the escrow was totally different. He told me the interest rate would be 4.25 with my credit.

    When I got the information in the mail and I saw that the mortgage payment was 1,283, I called him back. It was never explained elaborately to me why it went up or that it would be going up, different than the price that I was originally quoted.     Parents already had loan with Mr Cooper for some time, due to their age they decide to put my name on house. From the get go it was a piece here and a piece there. Finally elderly parents got aggravated and stop process with Tori after being told we they need to upload there Bank information. Tori said to upload page show deposit of their social security checks and retirement. After doing this and wasting a whole day trying to get copies of said documents she informs me we need to upload all pages of pages of bank statements. When I asked her why she didn't tell me that at first, she replied she didn't know we needed all of the pages. Mind you parents credit are both in the 800 and mine is middle 7's.

    Our mortgage was sold to Mr Cooper two years ago. I have nothing positive to say about this company. They take much longer than usual to pay the home owners insurance that is in escrow. The last few months have been the worst though. They marked us as having missed a payment and it dropped our credit score very significantly and they missed that it has been paid on time. I am very diligent about keeping negative marks off my credit score and this just floored me that they didn’t check before submitting it to the credit agencies. We have had multiple letters that our mortgage is late when in fact they missed that it has been paid. We just set up auto pay beginning of the month and just received a letter that the mortgage is late. What else do we have to do. We did what you want and are paying how you want and now we are late because you can’t figure out how to auto debit a payment. Very dissatisfied. I wish there was an option for no stars.

    LoanDepot sold my loan to Mr. Cooper. Since I already had a loan with them, I thought it would be easier to get a refi from them. Christopher was okay in the beginning. He was very attentive and he made me feel comfortable. He told me I would have two months of no mortgage. He pushed it so to the end that I had one month, which is very close. And the credit card was the same thing. I had 30 days before my mortgage is due again, and they promised me it will be two months in the beginning. But once they had me in there, I had to go through five people to get to him, then he would call me back. And him and Jason were a team.

    This is my third home and I've never experienced anything like this. One of the guys told me straight to my face, "You're not the only loan we have. I have a hundred loans on my desk." I run two law firms and I've been in the law field for 46 years, and he was not supposed to say that to me. That made me even more nervous because that was the reason. He's working 99 other people. I said, "I understand that, but you have to call me back. You have to answer my questions. You have to let me know that it's still pending." At one point, I thought that somebody had refinanced my house and took the money. That was how bad it was because they weren't calling me back.

    The application started in September and it didn't close until November. And when it did close, the things that I had distributed, I had to do myself, and the last one was a nightmare. They had to send three or four checks because they kept sending it to the wrong address. I was so nervous because something was not right. Christopher closed it once and then we had to go through the whole thing again. And Jason wouldn't return my emails even at the end. The people who did the distribution for the fund said, "The first guy, we told him twice not to send it to her home because she's not there during the week. Send it to this address." They kept sending it to the house, so they had to keep canceling us. I had to drive all the way to Federal Express in Lancaster. It was a total nightmare. I thought it would be easier because I'm already with them, they know me. If I had to do it again, it will not be through Mr. Cooper.

    I spoke to a rep of Mr. Cooper and I got what I thought was some honest answers. They were not just talking to me as a potential sale. I liked that. I already had a loan with them for my previous mortgage, and one of the reasons why I went with them the second time is because they actually contacted me. I was getting a lot of notifications of lesser interest rates and whatnot, and with my previous mortgages when I’ve got notices they don’t really contact me. But this time they contacted me to say, “Hey, listen. We could give you a lower rate,” which helped me a whole lot. I appreciate that. I liked the way they were proactive in trying to help me out. They were pretty straightforward and they made it easy to do.

    With the refi I got lower interest rate. It also have a lower monthly rate. And it kinda helps me. They gave me some information that I was already kind of aware of on how I can lower my principal or on how to pay an extra that goes directly to principal. Like if I pay extra, it’s not also paying off finance or the interest. So, with paying a lower amount, I could pay more, and more is gonna go towards the principal.

    Mr. Cooper's mortgage professionals were nice people, but they’re misinforming because I kept asking if there is a closing cost and they kept telling me there isn't. I probably didn’t read all the documents like I should have, but when the underwriter came there to sign everything, I started looking at it. There was a $4,000 in closing cost. I'm assuming that that was their way out of that saying I don’t have to bring any money to the table. But that wasn’t the question I was asking. I lowered my payment which was my goal. But I’m pissed that they got me for that amount that every single one of their personnel told me there was no closing cost. I may refinance and leave Mr. Cooper because of it. Even if I have to eat some more money, it’s because they pissed me off and lied to me. I’m not gonna recommend them.

    I had missed a payment by one day about 2 months ago, so I had a late fee of 40-some dollars. I called them to pay it and the girl I got on the phone said, “Well, you have perfect credit, perfect payment issue with us, how about you just do an in-house refi with us and we’ll drop you down a whole percent and then you skip December’s mortgage.” She was a sweetie. I said, “Cool.” They had just the email stuff, so the process was like e-signing and all that. It’s just technology and push a few buttons. Still, the second rep that took over the main part knew her job. So, the people I talked to were absolutely wonderful.

    Then, the notary woman who came to do the physical signing and the paperwork took probably an hour, which I totally understood because it took more than that just doing it the first time around when I bought the house. She said, “You need x-amount of dollars.” I said, “No. that’s like $7 more than I was told to get the cashier’s check for, and I'm not gonna go back and change it.” So, she called up her friend and they gave me a $7 in-house credit so it would match. The only thing I would say that needs to be done, and this is a big one, is that they need to make sure that people know that when one gets a notarized check from the bank, they do not write it out to Mr. Cooper, that it has to be written out to whoever it was that they actually ended up having to write it to. 'Cause it wasn’t Mr. Cooper for the check I handed that lady. And I had to wade back to the bank on a Saturday at 11:30 and hope that got them in time to redo the check.

    The best benefit of refinancing with Mr. Cooper is I'm a single person trying to keep all the bills straight and it’s nice to lower the mortgage when one is a single man. And also, I work outside, so the money doesn’t come in as much as it does in December, January, and February than the rest of the year. So, there’s probably a time when I’d skip one month and have a lower payment in January.

    11 months Can't get it right! 29 calls, 20 emails, 1 response. As of December 9th 2019 None of these documents have been updated to reflect my decrease. I have had to involve an attorney the insurance decrease of about 900 dollars and tax abatement of 589 dollars. And they are stating I'm two payments behind which I am Not!! Because the first payment was paid to my previous lender/bank so it has pushed my payments back. The payment shot up to 700 dollars more because they do not know how to adjust the escrow!!!!! Refinance do what you need to do to get another lender. They do not even know the Mr Cooper email address. :/ My mortgage was sold as of Jan 12th to a new lender but I don't know if it will make it worse...

    Mr. Cooper is the worst company I have ever done business with. I am in the state of Wisconsin and my contract indicates the tax disbursement should be sent to me directly to me as opposed to the taxing authority. I get break on my income tax returns if I have receipt stamped paid in full by December 31st, from my taxing authority. This is why I take the payment in directly. I have done this for 18 years and never had an issue.

    This year my mortgage was sold to Mr Cooper. It is now the 19th of December, I have been trying to get to someone to confirm this check is coming to me. I have had several call, emails for the last 9 days and nothing! Yesterday, I received an email from the company indicating my payment has been sent directly to the City. This is unacceptable. Do signed contracts mean nothing anymore? Worst part of all of this, when I asked to speak to the tax department, the response I got was "they don't take calls from customers"... Do NOT do business with this company, there are many other RELIABLE mortgage companies out there that would be glad to have your business.

    Mr. Cooper seems to advertise themselves as customer based and how they are revolutionizing the customer experience. Well, they are disillusioned or need to make some major changes. I refinanced in Sept. My 1st payment was due Nov 1st. I sent this payment to the company who closed my loan (loanDepot.com) as my loan had not sold yet. Let me also preface by saying that I work for loanDepot.com so I am very well versed with the ins and outs of mortgages and loan servicing.

    My check was cashed by loanDepot on Nov 6th and funds were wired to Mr. Cooper on Nov 12th. I noticed that the payment had not been applied to my account after a week so I called Mr. Cooper. The person I spoke with said it could take up to 60 days to post the payment and there was nothing they could do even though I had a wire confirmation number from loanDepot that the funds went through to Mr. Cooper. So I waited another week and saw no payment being posted. At this point Mr. Cooper shows that I am past due for November's payment.

    I call once again explain the situation again and the person I spoke with was helpful. She opened an investigation and told me it would take 5 days and that she would personally call me with an update. I sent her an image of my cancelled check. We called loanDepot serving together so that she herself can hear that loanDepot sent the funds on 11/12. Needless to say this was over 10 days ago and I haven't heard back from this person (Tiana **).

    Last Thursday, after waiting the 5 business days and not hearing back, I called again. Was on hold for loss mitigation and got disconnected. NO one called me back. I call again, naturally very irate at this point, and was connected to a Sara ** in loss mitigation. She told me that they located the wire from 11/12 and needed to go thru it and PROMISED she would call me the following day (12/13). Today is 12/17. My payment is still not showing and I never received a single call from anyone at Mr. Cooper for a status update or anything and now I am late for December's payment as well because if I make a payment now it will apply to November and they will still be after me for December.

    On top of all of this I was receiving 5-6 phone calls a day from Mr. Cooper's payment dept and have received 3 letters saying I am in default (which by law I am not since you have 60 days to make your 1st mortgage payment). The Fact that I need to chase these people to find my payment is ridiculous. The fact that after 5 phone calls and 2 weeks my payment is still not found and my issue not resolved is maddening. I've never felt so helpless and trapped in my life.

Mr. Cooper immediately sent us a bill saying we owed back a mortgage payment for the month we didn't have to pay as it was the first month of the mortgage. I called them and informed them that we did not have to pay until the 2nd month; it took time but they confirmed. However, the primary customer service person I talked to was incredibly rude and unapologetic for scaring the crud out of us.

    My husband is a disabled veteran and we were eligible for the VA refinance program. My husband took on the refinance and worked for hours to get everything done. We were about to close on the loan and had a minor mishap (I paid the mortgage for Nov and was supposed to wait until after we closed). My husband talked to Mr. Cooper and was told to stop the payment. Mr Cooper then pushed our sign date out an extra day to make sure the paperwork for the new loan matched us not paying Nov.

    A week passed and we signed the loan and were told we wouldn't have to pay Nov or Dec and our first payment would be for Jan 1. We then started getting phone calls that we needed to pay Nov because that's what the loan paperwork said. We informed them that this had been corrected and we were told on several occasions that we don't have to pay Nov or Dec. They screwed us around for weeks and eventually made us pay half of Nov; they were going to make us pay it all but we filed a BBB complaint. We paid what they said. We then got a letter, dated after we paid and got confirmation we were good to go, stating we are in foreclosure on our last loan. It has been a week and they still haven't clarified what is going on. This has been a horrific experience, causing great distress and panic for myself and my disabled husband or the last 2.5 months. I highly discourage using this company.

    I used a broker when I first bought the house, and then the mortgage got sold to some other company. It went through a few different hands and ended up where it was at Mr. Cooper. I also refinanced with them once before. Then I called them to ask about the buyout price of the house ‘cause I was trying to decide if I should just buy the rest of it and spend the money now rather than having to think about it for another three years when I'm gonna be dead. In both times, it was a mechanism for me to have more money day-to-day. My interaction with the rep I worked with during the refinancing was absolutely fabulous. She was very on top of things, kept moving things forward in a very polite way, and was very supportive. Things like, “Oh, you don’t have to do that. Just email me, blah, blah, blah.” She made it as easy as she possibly could. It was wonderful.

    But one thing I said to more than one of the representatives was they should have never changed their name. It’s so stupid. I was perfectly happy with Nationstar Mortgage and it made it very clear that it was the mortgage. Mr. Cooper, on the other hand, just seems really dumb. ‘Cause I don’t feel like I have a friend. I don’t want a friend in my mortgage people. I want people who are professionals, know what they’re doing, and can be helpful to me as I need it. I do not need a friend. Other than that, they are great.

    I have a non escrow account on my mortgage. My taxes are paid with a payment plan with the City of Phila. and are paid in full. Mr Cooper claimed that I am delinquent with my taxes. Now they took my non escrow account from me and raised my payment. I sent proof that my taxes were paid to two Mr. Cooper reps and no response even though both reps said they would get back to me. I was contacted by a Customer service supervisor who keeps insisting someone from the City of Phila contacted her. I spoke with a City of Phila manager and she said the city would never call anyone about taxes.

    The Mr. Cooper rep is determined to keep my account an escrow account. She gave me an email address for Mr. Cooper's customer relations officer. Sent them 2 emails and no response. Every since Mr. Cooper took over my mortgage from Citi bank I have had nothing but aggravation and stress and with this situation my anxiety is going strong. Can someone contact me that is willing to help me and not read from a script. I can prove my taxes are paid.     Dealing with Mr. Cooper's people has been above and beyond fantastic. The first gentleman who I talked to was extremely pleasant and very helpful. He answered my questions, worked with me and he did all the paperwork then gave the process to the second gentleman. They were very helpful communication-wise and they told me what I needed to do. They were very caring and professional, and I felt their honesty.

    My father in law that has cancer had us move in to take of him. The roof leaked and we got a estimate. He signed the check back on Nov 5th. The gentleman told us the wrong address to send it to. He said we will get the check Before Thanksgiving. Mind you we have a company in store for us. Thanksgiving rolled by. No check. So he called Friday after. They said they couldnt locate the check. Call back monday following. He did just that. On hold for 40 min he finally got someone. Only to say the check was sent to the wrong address and had to file for a claim. There was no record of the check. He said to call back in 2 days. He did just that. Only to be told once again there was no check and is he sure he sent the check. After 20 min of arguing he hung up.

    Called back and a lady got on the phone. She stated the check isnt lost but was sent to the wrong address to be put in the monthly mortgage department. Call immediately and cancel it. So he did right away. They said theres no record of a check and didnt know what he was talking about. So he called the adjuster. Here the adjust said claims already cashed the check and shouldve had it by now. She cant do anything else. She said call claims back. So he did. Once again there was no record of the check. So he called back the following day. The check was found and stated it was cashed. This was last week. She said she would over night it. Should be here by Monday the 9th. Nothing.

    So he called today only to be told by the manager that there was no record of the check once again. He screamed at the manager about was going on. She told him to call the mortgage company. Nothing she can do. He was on hold for 45 min. So she said "Hold on i'll connect you myself". 1hr later still on hold. So he hung up and called once again. They sent him to another department. After explaining what was going on she said "Sorry you were sent to the wrong department. I need to send you claims". Here it was the same people hes been fighting with for a month and a half. The check has been cashed on their end but wont send it to the house to take care of the leak. Sickening. Hes been on the phone fighting for over 10 hrs, for a month and a half with cancer!!!! Sick!!!!

    After having my loan transferred without my knowledge or consent I was forced to register with Mr. Cooper. With help from one of their agents I registered and set up auto pay. I informed the agent the existing mortgage company had already drafted my payment for December and did not want another one taken this month. Well that is exactly what happened. In my effort to have the payment returned I was told that Mr. Cooper was not at fault and I would have to wait for the other mortgage company to reimburse me, 5-7 business days. I don't know about anyone else but I can't afford two Mortgage payments in a month. Now I set in overdraft, other bills coming due. I was told basically, too bad. I had to get very stern and point out it is in fact Mr. Cooper's fault and I should not be the one scrambling to cover their incompetence.

    After a very contentious conversation I was finally told they would make the reimbursement tomorrow. We will see. The practice of transferring (selling) one's mortgage without consent can not be in the best interest of the borrower and certainly should not just be sprung on you by email. I guess that is what we get when banks pay off our members of Congress so they can do what ever they want to us. This practice is certainly not in alignment with consumers' protection. I will write my congressmen immediately.

    I was originally with Nationstar Mortgage, which I thought was a poorly managed organization but dealing with Mr. Cooper I was better off. My mortgage rate has been adjustable, due to a product offered when rates were fluctuating enormously 2008-2009. I had the option to fix the rate after 2yrs, that never was approved. Even at the lowest rates my mortgage rate Increased a few hundred dollars. Never decreased, not at all like adjustable provisions. My payment began at $1800 it's now $2400, very small chance of a decrease since they've undervalued my property each year, lessening equity value.

    I was offered 2 yrs ago a forbearance, my request was to allow for 2 mos to be placed in arrears of loan. Was told 6 mos was the allowable forbearance with the ability to modify my loan. Payment was locked at $200 monthly payment and a declined modification. Reason that my "private lender" would not allow modifications. This went on for 8 mos before they could even tell me who the lender was, which was a complete misinformation. Now they have stated that the lender will foreclose on my property.

    I spoke with the lender and they again denied requesting such a proceeding. All along Mr Cooper returned payment and disallowed me to make payments. Before this wonderful help they were supposedly given I was never late or missed payments. Total disaster, of course my credit was negatively affected which makes it impossible to refinance with another company. I want them to sell my contract to another company, any place else would be better. Run and dont look back, it's all a facade.

No different in service or attitude than from Nationstar and it has always been a real horror show. You’ll never get the same person on the phone twice, let alone specific factual information.     I decided to refinance, it started out with communication and emails to get it all started, after that, it all fizzled. No one would call me back, no one would answer emails, or voicemails. I got directed all around their phone system, one number I was given just kept asking for a "state code" over and over again. It took 30 minutes to ever get a live person on the phone. My 2 loan officers would not get back to me. I have never refinanced before which I told both of them. One of my credit cards was not paid off and he said it was because they don't pay off small accounts, this was never told to me. He said "all" accounts would be paid to save me money each month.

    Then when I called about it he said "Well, you got cash back right? Just use that to pay it." First off they cannot tell me what to do with my money, second, that money I got back was allocated for things already. Horrible customer service at this company! When I refinance again, it will be to take my account somewhere else. And I am sure I will get one of those automated responses from them here like everyone else, but it doesn't mean anything. It's done and he said "have a good day." Ya, thanks.

    Unfortunately, my mortgage company was purchased by Nationstar Mortgage d/b/a Mr. Cooper. Mr. Cooper I believe to be a re-brand of the same company because Nationstar was being sued in a multitude of different jurisdictions. Now I know why. The inauspicious start began when Mr. Cooper claimed I had a $7000 shortage in my escrow account and jacked up my fixed, monthly rate by 42% without explanation. I conferred and confirmed with all the relevant taxing authorities that everything was properly paid on my behalf in connection with escrow, and also consulted two third-party escrow professionals to provide some insight. Both professionals were befuddled, as well, yet ever time I reached out to Mr. Cooper to get to answers and explanations as to why this astronomical shortage and resulting monthly payment manifested, it could not provide any coherent much less reasonable explanation as to the purported figures.

    I battled Mr. Cooper for almost a full year and only get the same, generic responses in response to my detailed and inquisitive letters about the root cause of this situation. Instead of a phone call or an email in return, Mr. Cooper takes a month respond via letter with the same garbage every time. Now, they have hit my credit and saddled my account with late fees and refuse to answer any of my questions substantively to the extent that now I likely have to take legal action.

    While some of the employees are nice, and they try, they have no real power to do anything, and the company's likely procedures render the worst customer service in the history of companies. I feel like it genuinely do not care about me. It only cares about collecting whatever its computer screen says it is owed, regardless of whether those figures are errant or not. If you are unlucky enough to have Mr. Cooper get a hold of your mortgage, watch your back, work your own figures, and do not let them run over you like they are trying to do to me.

They gave me a quick decision, I paid for an appraisal, they gave me the terms and I agreed. They also answered my questions. It was business as usual and I didn't have any problems with anybody.     This is the second time I have had Nationstar rebranded as Mr. Cooper again because of how badly they service their clients and all the bad reviews they had. The first time Nationstar never recorded the lien with the town through the MERS system. When I was selling my home it cost me much more for the lawyer fees to have them correct this debacle.

    Fast forward to this year. I have them once again with my new home because now Mr. Cooper (Nationstar) purchased my mortgage from another lender. I was not thrilled to say the least. Mr. Cooper services my escrow account. They failed to pay my Taxes in December of 2018. They finally paid on May 10th, 2019 which was late for the first and second period. In April Mr. Cooper sent me an escrow overpayment check. I called and asked if this was escrow from when we closed on the house. The lady in the escrow department said yes. I said, "So our escrow account is in good standing then." I was told I was correct. So we used the extra money to pay down some student loans.

    Now 7 months later we have a shortage in our escrow account because of the huge giant mistake by Mr. Cooper / Nationstar. They are inept at taking care of their clients. The lady I spoke to after getting this rebalance tried to blame us. Then looked closely at the problem and said we are going to get a call back to see what can be done. This is unacceptable. They cannot be trusted. I pay my mortgage early every month and this company can't handle escrow accounts correctly. This mortgage servicer made such a huge mistake and now we have to pay for it over the course of year. This is going to put our mortgage way past what we budget for.

    When Mr. Cooper bought our loan company, we got a letter saying we gotta pay them and we thought it was a scam. It sounded shady. But we're paying our mortgage and we're not evicted so we're good. I called them up about my refinance and they took care of it. Everybody communicated and kept us in the loop of what was going on.

    I went through refinance twice. The first time I talked to somebody it got dropped and whoever I talked to never contacted me back. We did all the pre-qualifying and I had to redo that. But I'm a different human than some people and I don't get upset about things like that. I just called back and started over again with somebody else. My wife, though, is not like me. She thought we were gonna be kicked out of our house. But she's fine now. We got a lower APR where we went from 4.25 to 3.75. We lowered our mortgage by 100 bucks, which was nice. All in all, Mr. Cooper has been great. But following up a little bit quicker or whoever starts the program needs to finish it would be good.

    I had mortgage company with LoanDepot, then was transferred to Mr. COOPER FOR MY HOME LOAN. I kept getting mail and calls for FHA Streamline. So I decided to check it out. Who wouldn't want a lower monthly payment, right? So at first talked to Darian **, I was told my interest rate would be 4.25% which was a lot better than I had. I specifically asked would there be any closing cost, money out of pocket, which their mail said I wouldn't. He said NO, THERE WOULD NOT BE ANY OUT OF POCKET MONEY. SO I AGREED TO CONTINUE. Mind you I asked multiple times to make sure I understand. So later I see that my loan was passed to Derek **.

    This individual didn't even know anything about my loan. Again I asked about no closing costs, nothing out of pocket, then he stated that usually the customer would have to put up 1st payment, but he would check and get back with me. NEVER DID. I had to call, email no response for a while, then finally he got back. Still nothing of my question. So as Darian told me make your payments until they tell you not to. So I did. Then I get a call from Derek ** not to make Nov or December payments, again, repeated what he said to verify cause a "recorded line" so I didn't.

    He stated that we will close 2nd week of November. Never happened. Then after another email. He reached back and said that I had to pay November. That closing would be in December. I don't have money at this point. I had a surgery. I was not worried about the payment of course. So now not only did they screw me royally. I don't know how I will make this month payment and other Bill's due. And even email Tomas **, and they won't do anything. DO NOT CHOOSE THEM, THEY ARE LIARS AND DON'T GIVE A CRAP ABOUT THEIR CUSTOMERS.

    My Nationstar mortgage was handed over to Mr cooper about 4 years ago. So far so good. Pleased with Mr cooper. Nice website, good decent people. Figures... it's Texas not Cali or NY. And they did the refinancing which went easy, like a breeze. Even the closing went without a hitch. I'm one of those people who have a job that gets complicated, and I always tell the people I'm working with that are doing the coding for me, a six-year-old can do it.     I received a letter in the mail regarding my mortgage payment going up from 1229 to 1815 come Jan 2020. I called to find out why and Suzanne **, the escrow specialist, was very very rude, spoke very fast and was very combative. I've never had such bad customer service from this company but because of this I will be looking for a new company to buy my mortgage loan and also not rip me off.     Mr. Cooper/Nationstar has repeatedly failed to address any of the issues I'm experiencing. I filed various complaints and all the company did was send reprints of my statements and my mortgage note. This is ridiculous! I witnessed my husband commit suicide a few months ago, I'm at my wit's end, he was a VETERAN who served in the United States Air Force, I am a widow and Mr. Cooper/Nationstar is intentionally making EVERYTHING unbearably burdensome. I really just want to be done with this atrocious company!

    Issue #1: PAYMENT being refused on a CURRENT ACCOUNT --- my statement clearly states - Any lump sum received that is not accompanied by a payoff quote will be applied according to our standard payment application rules. This will not result in satisfaction and reconveyance/release UNLESS THE AMOUNT TENDERED SATISFIES ALL AMOUNTS DUE AND OWING ON THE ACCOUNT.

    Which is by Mr. Cooper's own admission the full amount due was received. MY ACCOUNT IS NOT IN DEFAULT/LATE or Delinquent According to the documentation Mr Cooper provided, about $191K was due at the time payment was received. I sent over the outstanding amount. The payment was sent over via Certified mail with signature requested, it was signed for by Mr Cooper on 10/31/2019. The UNIFORM Covenants, right to prepay and payment options on the monthly statements also support my right to pay this company in FULL. The check also provided for instruction as to how the funds were supposed to be applied.

    ISSUE 2: Misapplication of escrow funds: ALSO due to Mr Cooper/Nationstar complete incompetence and negligence, is still refusing to correct this error as noted in the docs provided - The docs Mr Cooper provided, reflects me having a shortage in escrow. How is this the case if the the funds were REFUNDED to my account? There should be a SURPLUS even AFTER taxes are paid. Mr. Cooper's "review" is reflecting that I'd be responsible for 998 and 997 hazard insurance payment plus the taxes for next year which isn't correct.

    Mr Cooper/Nationstar is causing financial harm to me by not timely applying funds received to my account in order to collect additional interest on my account. They have absolutely no reason to refuse payment. They are also causing me financial harm also by intentionally misapplying and miscalculating escrow funds in order to increase my monthly payment for next year. DO NOT DO BUSINESS WITH THIS COMPANY. This is a company that does not value its customers and certainly doesn't care about the people they hurt.

    I would like to say that I am very sad as the investors of my mortgage have shipped me off from Mr.Cooper to some horrible, hideous company named SELECT PORTFOLIO SERVICING, INC. I only had Mr. Cooper for less than a year but for the time I had them I had a good experience and miss them greatly. The website was constantly changing and had so many cool tools. It was very easy to read the Escrow analysis and it was FREE to pay online. My new company I have to pay a $15.OO "convenience" fee to pay online. I have never heard of such a despicable business practice.

    All I can hope for now is that this new company goes under which is doubtful because somehow with such bad customer service and with 1 star reviews they have been in business for 20 years.     The best way to explain this is imagine you have a claim for $100 and the insurance check is made to you and Mr. Cooper for $100 and Mr Cooper promptly sends you said $100. So far no problem! You start on repairs and you're nearly 100% done with repairs that go with the $100 but you discover more damaged and notify insurance company.. They send you another $100 as you call for final inspection on first $100. You receive second $100 and forward to me Cooper except During final inspection they include second set of damages. And now instead of being 100% done with first set they say you're 50% of 200 and won't release til I'm 90 percent done.

    I'm out of a job due to damages on home and fighting with insurance and now mortgage co. I just want my house fixed. I've sent all documents countless times their website to upload has severe limitations. Irma damage was hard enough, I should still be doing dishes outside 2 years later. The $100 was nearly 40k each time. So I'm beyond frustrated???? I have waited over a week to get approval for the appliance monies insurance gave me (us) why? I originally asked for a 50% inspection in the beginning of year, they no showed. This is just wrong.

    Mr. Cooper bought my loan. I'd like to drop the interest rate so inquired with them about refinancing. The mortgage rep was very unorganized, particularly wasn't available and didn't answer a lot of my questions. At closing, there was a substantial difference in amount that was due at closing. We tried to contact her, her boss, and everybody else during the closing because the closing was here in Maine. They had arranged for a person to come to the house to be able to do all the paperwork and she also found it very unusual.

    I wasn't very happy with the refinancing process itself. I haven't had any problems as far as dealing with Mr. Cooper. That was one of the main reasons why I refinanced with them. I was expecting the same type of customer service and follow-through and answering of questions. The biggest problem is if Mr. Cooper is gonna try to do refinances, it would behoove them to make sure that they have individuals who are on the East Coast, if they're gonna target that market, rather than trying to deal with somebody in California. Because half of the time, the rep has been calling here at 9:30 at night and expecting me to jump through hoops.

    In the end, their reps really didn't help me resolve the issue because I had to accept what was given to me or not close on the house. So, my hands were tied with that. When I wanted clarification, it would've probably been very helpful if those forms would've been sent to me by email rather than sent directly to whoever the notary was. The rep was surprised that I didn't already have the document. As a whole, I'm happy with Mr. Cooper as a company. Every time that I've called, they've been able to help me out, past the loan service thing. I was just dissatisfied with the refinance part.

    I just finished my 2nd or 3rd refi in the last couple of years. I've lost count because the process was quite easy.     My wife and I contacted Mr. Cooper, about refinancing our existing mortgage with them. They were happy to help us and asked for a bunch of information. They checked the numbers, and said that they could get us a new monthly payment of about $300 less than we were paying. We started the process, and then the fun and tricks began! After several weeks and having to make mortgage payments during that time, and several calls from Chris and Tishawana, our final payment turned out only saving us about $47.00 a month and we lost the equity we had to cover the closing cost!! They say that they respect and work with the veterans! I saw better organization when I was in Nam! Run from this company as fast as you can!!!!

Supposedly, there was a lien filed on my house that they found, which was filed in 2017, which was before I refinanced this last time. So, it should’ve been found the last time. And they got me all up in arms about that and they wouldn’t tell me anything. I was horrified because there was no way that there was a lien on my house. And it turned out to be a lien on somebody else. But they would never clarify with me what happened with it.     I have waited 28 months for a refund for escrow left in my account when I sold a house in Florida and paid off the loan. I received a notice that the refund would be sent, and, according to the company, it was sent to me July 7, 2017, though it was never received. In the midst of all the complications of moving, I forgot about the refund until I got a call two weeks ago saying the check had been returned and they were verifying my new address and a refund would be coming in about a week or so. It has been two weeks. I have made several calls, the last one today. (11-5-19), and now am being told it still needs levels of approval and not to expect it for another (up to 3 weeks.) I have told then that if I handled my financial obligations the way they did, I would never be able to get credit, and that while I owed them I always made sure my payments were on time or early.

    When they owe you it's "keep YOUR money as long as possible." One person did try to get permission to do a wire transfer, but the higher ups said no. If I was responsible for a situation like this, I would do everything to resolve it quickly. Not them, though. And, do you think they will pay me interest on my money they have held so long. They just closed out the old account and did the refinance, low interest rate, and then, they made a new loan for me. There was a lot of communication through email where I could review the fine print. The numbers were there and I can always refer to them instead of trying to jot it down on a random piece of paper. I was under the impression that there were a couple of fees. But the overall loan amount grew a bit.     I had gone through Veterans United for my home loan. When I finished out with it and everything was approved, Mr. Cooper was one of the companies that they farmed the loans out to. I had gone through them for my initial loan, then they contacted me a little over a year of being here and the rates were going down. They asked me if I was interested in doing a refinance on the loan to lower my payments and my percentage rate. Then we went ahead and did everything. It put some cash back in my pocket aside from lowering my interest rate and dropping my payments by $50 a month. So, I’ve had nothing but good experience with them.

    If anything ever changes with my account, they'd be saying that my escrow or taxes have have gone up. They'd tell me that I could either pay into my escrow in one payment or they could spread it out throughout the year on my payments. And they're completely honest with me which is what I like. I’ve had friends who had home loans through other companies and they said that they wouldn’t hear from them then all of a sudden, they’d get a notice in the mail saying that they were $600 behind on their mortgage because of influxes in their insurances. But Mr Cooper's reps called me as soon as they sent out my payment and told me what was going on.

    When I first started dealing with the refinance process, I started running numbers through my head and it sounded like a bad deal. And I started getting rather upset with the gentleman that I was talking to. But he was really polite about it and said that he would gather everything up, do a comparison loan option for me and send it over so I could see it. He said we would go over it on the phone so that I could see what they were actually offering. He took care of everything and I had them over in 30 minutes. Then he called me back and we went over everything. I told him that I needed some time to go ahead and talk it over with my wife and he said it was not a problem, that their offer remained open, and that I could contact them whenever I was ready.

    I called him back two days later and he went over everything again instead of just jumping right into it. He asked if I was sure I was willing to do it right then and when I said yes, he said we'd go ahead with the process and everything went through. Then he said there was another specialist that was gonna come on the line and she got on the line to finish going through everything once everything was processed and approved. She was also with me as I was waiting to do the final paperwork.

    A day after I closed on my house, I got two separate phone calls from them, one from her and one from him, both asking me if everything was good, if I was satisfied with the title company that came to my house and if they went over everything, and if there was any other issue that needed to be addressed at that time. I told them I had no problem and I really appreciated their phone calls. And five days after I received my paperwork in the mail from the title company and Mr. Cooper, they called me once again asking if there was anything else that they could do for me of if I needed them to go over any of the paperwork.

    Then two days later, I received a phone call from the gentleman that I spoke to first, explaining to me that when they went over all the final paperwork, there was an additional adjustment. He said that I overpaid and they were sending me a check which I should expect in the mail. All in all, if anyone is thinking about going through Mr. Cooper, they should just let them do their job in as far as explaining things. Don’t just jump to conclusions saying that they're just out to get you like other banks because for me. they were there the whole time.

    My mortgage servicer at the beginning was Citibank. I had no problem with them, whatsoever. However, one day I was notified that Nationwide Mortgage or Mr. Cooper takes over my mortgage and ever since I have issues with them. The point is, that they don't refund my escrow surplus, even they say I owe them a dollar or so per month. The bottom line is that they're dishonest and I hardly wait to pay off my mortgage and don't have business with them. I do suggest if you have a choice to avoid this company.

    I did a VA Streamline Refinance to get a lower rate. Mr. Cooper stayed in touch a lot. The process went pretty quickly. At first, I was a little leery because I wasn't sure about doing Streamline since I never refinanced the home before. Everything was pretty much smooth as they did not to have to do the appraisal because the loan was already with them. They told me that they would have somebody out to bring all the paperwork. I usually go to a lawyer's office or a title place to do a closing, but not have someone come to the house. It was an easy process. The payment went down and I got a lower interest rate. The only thing that took a little bit long to me was updating of the website with the new loan versus the old one.

    10/31/19. Back in September, I provided all documentation that I had to Mr. Cooper to hopefully do a modification of my loan. I provided all that I have in my possession. But you continue to ask for it, SO, IF THAT DOESN’T WORK, CANCEL MODIFICATION IMMEDIATELY. I DEMANDED VIA AN UPLOAD TO THEIR SITE. I felt I wasted my valuable time and it shows Mr. Cooper can care less about your financial situation. They treat people badly.

    I just made my mortgage payment although I was hoping to get modified, but deadline fast approached, only because you’re too damn slow and too demanding on documentation you already have in your possession. And to make things worse, I was left to deal with MR. COOPER’s incompetent staff. I can’t wait to refinance elsewhere so I don’t have to deal with incompetent people! Calling you via phone is useless, the MOD DEPT IS A NIGHTMARE! And someone should be notified about this so they can assess and fix asap!

    Mr. Cooper never responds to customers' inquiries. They never return calls, in fact, they hang up on you when you try to call in, as if it's deception as its best! I was assigned this incompetent person there by the name of Laura **. She never bothered to return my calls, and when I try calling her back, of course, it's impossible as I mentioned before. Such as your inefficient phone system, horrible customer service. Think twice before you want to do business with Mr. Cooper because I'm not. It was given to me and I can't wait to get rid of them!

    Updated on 11/14/2019: I have repeatedly tried to get my escrow cancelled since I had the note since 2013, and “Mr COOPER” bought my note from Citi last year. They hold the escrow, and my insurance was never paid - so it was cancelled, and they immediately pounced with their force placed insurance - which was 8 times my annual premium that they screwed up. Although they returned $4,000 of the $5,000 they stole from my escrow account, they had done an escrow analysis prior to that refund, raising my monthly payment by $300. They refuse to fix this, and I get so flustered when I talk to their robotic CSRs and nothing ever gets done. Horrible company to this 100% disabled vet living on a fixed income. They steal your money and treat you like a criminal when you want it back.

    Original Review: “Mr. Cooper” bought our note from CitiMortgage in 2018, and after six years with Citi, we see a huge difference. The difference isn’t good. Mr. Cooper decided to Send notice to me at the rental property address to tell me my insurance for this property lapsed, and since I obviously don’t check mail there - ended up with a $6,000 forced place insurance policy. While the insurance part of the escrow was formerly $800 a year, they begrudgingly some of this but kept a large chunk for arbitrary dates under the guise of “retroactive coverage.” Clever trick that has been the foundation for hundreds of lawsuits, but they must assume that only 1 in 10 will fight it.

    I wrote a polite letter challenging this theft from my escrow, and they plead innocent stating they didn’t break the law, and they were entitled to my money. Lesson learned - they will not pay your insurance out of escrow, and then pay themselves under the guise of force placed insurance at insanely high rates! I opened this mortgage in 2013 with Citi and have never been late. When bought by the greedy Mr. Cooper last year, I have to deal with jerks by means of several robocalls a day for non-important information. I am really soured on these corporate greed types. As a 100% disabled vet, I am limited on income but this con raised my payments by over $200 a month. I cancelled my escrow and am refinancing with a legitimate company elsewhere. My advice? Avoid Mister Cooper. Who names a company after a high school principal anyway?

    Like many others on here, my mortgage went to Mr. Cooper when Pacific Union Financial went out of business. Pacific Union didn't transfer my last 3 payments, November through January. When I tried to figure out what was going on, I was assured it was due to our chapter 13 bankruptcy. I told them on 15 different calls that the Chapter 13 did not involve the house. They kept telling me, "It's ok, you're not behind" and then send bills stating we're behind $1700. After the 15th time of trying to fix this my loan was sold to an even crappier company, Midland Mortgage. That's where loans go to die, with those scum bags.

    Mr. Cooper reported them that I was behind $1700. I have never missed a payment in 5 years of owning my home. I call Mr. Cooper and ask why they said I was behind $1700. They pull it right up. "Oh you missed November through January's payments." I have proof all payments were made and it was a transfer error. Regardless to say, now I have a lawyer to prove I have never missed a payment because Mr. Cooper company is a bunch of idiots. Worse loan company ever. Do not ever use this company.

    We had only been in the house about four years, so I had a pretty good rate when we bought it. But I wanted to lower it to a 20-year mortgage, so we lowered the rate and to a 20-year mortgage. My mortgage got sold to Mr. Cooper a year and a half ago, that was why I chose to refinance with them. It would be a little easier since they had a lot of my info. Everything worked out great. It was easy to do everything pretty much online or through the app, all the eSign stuff. And then, to have a notary actually come to the house made it easy. I spoke with four different people going through it. Each time, I got handed off to somebody, but for the most part it was pretty painless with Mr. Cooper. Give them the documents they need, and it will go on pretty quickly.

    The last six years, whenever I've come around buying a house and refinancing it versus 15 years ago, the first time I bought a house, having to submit everything in person, every single time, this is way easier. It was great doing all the eSign, the emailing. I was able to scan the stuff at my house, email it and have it within a day. A couple of times, we played phone-tag, but that's just the nature of anything. It all went pretty fast from the first time I made contact. Being able to sign the final documents online as well would be nice 'cause it's way better doing all the eSign stuff.

    I was contacted by Mr. Cooper to do a streamline refinance on my home as per an FHA program. At first, everything I was told was lovely. The representative (Frank **) informed me that I would be receiving a rate of 1.25% less than what I currently had, or less. I was also assured that the streamline process was quick and easy, with no income verification needed. This was quickly something I realized was all part of a series of lies.

    For the next month, I was asked for bank statements, paystubs, a master policy for my association amongst other things. Moreover, I was continually assured by Frank that my rate would go lower, as the initial locked rate was 1% below my previous, rather than 1.25%. My issue was not so much regarding the rate change. 1% is indeed still a good drop. My issue was the constant misleading by Frank, as every time I asked him if the rate would be lowered, he assured me it would. 3 days before closing, I was informed by the processor that the rate was not lowered to what was promised. Moreover, any changes made to the rate would prolong the process.

    Upon contacting Frank, he finally (because he omitted this information before) admitted to me that lowering the rate would increase my closing cost and that he had indeed not lowered it. After lowering it a bit more (never reached the 1.25%), I was instructed to not make my October payment since the money would go towards closing costs. I asked Frank if I would not be charged the late fee, and he again assured me I would not. Of course, this was a lie. After lowering the rate, the loan approval has taken another 2 weeks (still pending) and sure enough, I have been hit with the late fee.

    Now we are still pending the Master Policy from my association and I received a call from another Mr. Cooper representative today informing me that other customers have been told the same and end up getting their credit hit with a negative remark, along with not being able to do anything with their loan in the future due to a late history (even though they were instructed by the company to not make the payment). Again, I was told from the moment they informed me not to make my payment, that my credit wouldn't be hurt and that nothing negative would come out of the situation. I have been receiving contradictory information from the start.

    It is a shame, as I was a really happy Mr. Cooper customer prior to this. But after going through this back and forth, where nothing I was told was true at face value, I am considering the switch to another lender. I am extremely disappointed with the company and its lack of clarity towards its customer. At the moment, it is 10/17/2019, my refinance is still pending and I am under threat of possibly having it hit my credit if this isn't closed within the next 10 days. Very Very upset. I would tread carefully when dealing with this company. Make sure to get everything in writing.

Then Mr. Cooper (the stupidest name ever for a mortgage company) tried to charge me for force place insurance AND threatened foreclosure. It all got straightened out, but that is little comfort. Never could get a human being on the phone to talk to about their problem that they created. Horrible experience with an uncaring and mismanaged company. So glad I am paying them in full soon.

    I have been approached several times via e-mail and phone calls about refinancing. I already have my mortgage through Mr. Cooper due to mortgage companies being tossed around like drunk freshman during RUSH week. I finally took the "bait" and spoke with a representative named "Meloney". She talked a great game and we jumped through every hoop, flaming or otherwise, to get all needed information to her in a timely manner. She guaranteed us there would be no out of pocket expense and everything would be rolled into the final cost. She was very attentive and communicated whenever she needed more information. She stated that we were approved and simply waiting on the underwriter to complete the process.

    Then... the e-mails stopped. The phone calls stopped. I sent e-mail after e-mail. Voicemail after voicemail to no avail. Then, this morning, my wife receives an e-mail stating out refinance application has been cancelled. No notification as to why, just that it was cancelled. I called our rep, but it went straight to voicemail. I called Carlye ** who is our alleged loan processor. Straight to voicemail.

    I left a message with Adam **, Meloney's immediate supervisor. He called back and denied everything that Meloney stated we would be receiving. Instead of a new payment that would save us $135 a month, he tried to say the savings would only be $40 a month and we would have to put down $1040 out of pocket for close out expense. He then tells me that all information I am telling him regarding the conversations I had with Meloney are fabricated and incorrect. He doesn't know how or why she would have made these claims. She works under him in his own department and doesn't know what she is telling clients?! Doubt that. This company's refinance department is an absolute scam. Look elsewhere if you're looking for a mortgage company.

    I called today to try to get a deferment on my loan. I was told that they don’t do deferments. I have been current on my loan. I explained why and they don’t care if people are having a hard time financially. I don’t recommend them to anyone. It goes to show no one cares.

    Called to get a simple payoff amount and was told I had to request a payoff and would get notified via mail in 7-10 business days. I was unable to conduct a payoff via web pay or debit card. This seemed odd since I was able to do this with other companies with no problem. The rep said I could do the request via online if I went paperless. I filled out the online request to go paperless but now I need to do a certified check or wire transfer. I just wanted to conveniently pay off the loan without having to go to my bank.

    I acquired a mortgage through another company and my mortgage was sold to Mr. Cooper. It was efficient because they already had everything on file and it was a VA loan. I had my mortgage for a year. So, I didn’t think that refinancing would be something that I could do. But I opened one of the letters Mr. Cooper sent one day and read about the VA and the programs that they got right now to lower interest and everything. I hadn’t checked into it for me to see if it would be beneficial and it was extremely beneficial. My payment went down a whole $100 a month. I was able to skip two months of mortgage payments and from the closing, I got back $400. And my interest rate went down a whole point. So, it was a very good decision on my behalf. My first mortgage payment now is gonna be due November 1st and I’ve been able to kinda catch up on some other things.

    The closing wasn’t a very good experience. We settled on a date of closing, and the representative and I settled on a closing date and time. It was on a Monday that we decided to do it. And on the Friday, the person responsible for the closing contacted me and said they wanted to confirm the closing time and asked if I would prefer an earlier time. I think it was something like 7:30 at night on a Monday. My wife and I both work, and I said that was not what we wanted.

    And then, the day of closing, the closer contacted me and said he couldn't make that time, 7:30 and if we could change it to an earlier time. I thought it was strange. I talked to my wife and we told them we could juggle our schedules around and make it early and asked them what time they have in mind. But they haven’t said anything. I contacted another rep and told him that another rep was asking me to change the time to an earlier time, and we were gonna be accommodating, but I haven’t heard back from him. And she said she would contact him and I’m sure she did.

    From there, we did set up a time, and it was very tense and cold closing just because, I guess, she was probably a little upset with us because we contacted the Mr. Cooper representative, and we were a little upset with her because she was changing the time, and then, not really being responsive of the new time she requested. So, it ended up being everybody was sitting down at the kitchen table, just going through the process, as well. But the refinancing process with Mr. Cooper was outstanding. All the representatives were fabulous. If their rates go down, I will do it again with them, but right now, I'm happy. And I hear that they continue to go down. We have a sizeable mortgage, so that makes a difference to me.

    My mortgage was sold to "Mr. Cooper" less than a year ago with no notice from my previous lender. There were no problems up until the last two months. I am in the process of refinancing my mortgage and combining a second mortgage with a State Employee's Credit Union. Our loan officer contacted "Mr. Cooper" to get the pay off on my mortgage up to a date. This in itself was like getting a law passed in congress, no cooperation, no customer service.... Our loan officer finally got a payoff amount. This week I found out our closing date was going to be one week later than the pay off for for. Our loan officer contacted "Mr. Cooper" to get a new payoff.

    My loan officer called me in total shock, the new payoff was $3000.00 higher than the first pay off!! $3500 difference for one week! There was a $210.00 inspection fee, yet no one can tell me when the inspection was done, who did the inspection or what the inspection was for!! There was almost $1800.00 in interest added along with other "fees" for one week!!! They also owe me approx $1900 in escrow money for my homeowners insurance and taxes, bet I will never see that money!!!

    My loan officer has been in the banking business for over 25 years and she has never dealt with an organization like this. I will be forwarding a complaint to the NC Attorney General's Office, the NC Dept of Insurance and the NC Banking Commission along with conferring with an attorney. I'm sure Mr. Jay Bray is proud to be the CEO of this outstanding financial institution.

    I've been with Mr. Cooper for a little over a year as the loan switched a couple of times. When it got switched over, I remember seeing Mr. Cooper, but then on some of the paperwork, I saw Nationstar. Their reps were quick and very attentive. Any questions, they would stay on the phone. Every time I call, I'd always get somebody. If I didn't and they saw that I called, they'd call me right back like 60 minutes later. It's been good.     My loan was recently transferred to Mr Cooper, something I now realize I'm not happy with. Despite owning >20% on my 7 month old newly built house in a neighborhood with rising house prices, the costumer service told me they will not accept this year's house appraisal as input ("only valid for 4 months") and therefore will not accept to cancel my PMI payments until a year from now. Unless I pay for a re-appraisal or "interior broker price opinion", the latter to their further financial benefit, I assume. All in all, just a lacking flexibility to work with a (very) timely paying costumer. The lady I spoke to was friendly, so there's that (2nd star for that and for a well functioning website). Potential to be a good functioning and costumer friendly company... Too bad not to see that materialize.

First notary did not receive forms from Mr. Cooper and we had to reschedule for later in the day with a different notary. That notary received the forms but they had errors. As the closing date was the last day of the 5-day underwriting approval window, beyond wasting a whole day of our time and the required witness, we also ended up signing documents that were wrong. Not offered any fully executed copies of anything we signed which I have never experienced in any instance where I have signed a legally binding document.

    I was badgered with phone calls from the billing department before during and after closing. The refinance department doesn't communicate with the billing department either. We even got calls before 7am, about the late payments, even though we were to close, on the Saturday after the call. In addition there were multiple calls after that call about payment, and the people working had no idea we were going to close.

    After the closing we were still called about the payment, and when we spoke without loan officer, she stated there was no way to let them know about the new loan. We were to receive a call from a manager, per our loan officer (which was out for 2 weeks and thus the loan closed after the grace period, causing a late fee as well!!!), never received this call and that was 1.5 weeks ago. Lastly, we come to find out most of our closing costs were much higher and as a result are paying about $100.00,month more in mortgage, which is $36,000.00 over the life of the loan! Very disappointed and are considering not refinancing nor doing any business with Mr. Cooper again, as return phone calls almost never happen.

    My loan got transferred to Mr. Cooper from another finance company. The other finance company sent me multiple emails, envelopes in the mail, and even a few phone calls prior to being transferred. This allowed me to make my next payment Mr. Cooper with plenty of time to spare. Mr. Cooper later, transferred my mortgage with absolutely no notice (except from the company that the loan was transferred to). So I went to Mr. Cooper's website to make a payment as I always do. This time, however, I see a message "Your loan has been transferred". I, as a consumer, should not have to sign in to their website to check if my loan has been transferred. A simple email notification would have been sufficient.

    Now, I am a few days past my payment date, because I wasn't properly notified. If you are someone who wants to check on their mortgage every single day, then Mr. Cooper is for you. With that said, I imagine you will end up surprised at some point if you do business with them. For everyone else, you should look elsewhere, Mr. Cooper is not about their customers.

    The refinance was easy and everything went well, however nobody told us to stop payment on the old loan. It never occurred to us that it would continue to be paid on autopay and it's been almost a month after an erroneous payment of $1555 and haven't been reimbursed. Also, had over $40 of overdraft fees I was told would also not be reimbursed.
