    My Chase loan was sold out to Mr. Cooper and I was trying to refinance with somebody else. Then I called Mr. Cooper because I noticed that my payment went up. I freaked out because I've never been late on my payments. I talked to Jamie who was fantastic. I told her about the other person I was trying to refinance with and she said, "Let me see what we can do for you." From the application to the closing, it took about two weeks. Refinancing took seven years off my loan and I'm only paying $8 more a month. I also got rid of the mortgage insurance.

    So during hard times, (Corona virus) most have been at home. Mr. Cooper offers 1 of the worst forbearance plans. They approve you for 3 months, but you have to pay the FULL 3 month amount at 1 time next payment. If we are already on hardship how is this possible? Trash company, and Trash ideas. They need to sell my loan to another cause they are worthless and only after money.

    I got a letter from Mr. Cooper saying that I have a chance to refinance the loan I started with Nationstar with them to get my interest lower. Unlike a few months back when they were only able to give me a really small reduction, this time my interest rate jumped down a whole point. I went with them and everybody there was very good. I recommended Mr. Cooper to a good friend who called 15 minutes after I got my loan and got hers.

    I had my mortgage with Mr. Cooper and they were marketing me to take out a home equity loan and consider a refinance because I had quite a bit of equity in my home, and I capitalized on the market that was dropping with lower interest rates. I had three years of equity to this home and the cost of living here in State College, Pennsylvania is extremely expensive. I do have a PMI put on my first mortgage. I didn't have enough money to put down on the house.

    The loan officer did not forecast points to us when we were entertaining the conversation. There was an unanticipated cost that now reflected in the document. I went round and round with him on that and he would not acknowledge it. Many things that they forecasted to me was off. Even the cash payout was wrong. The loan officer was awful and if it wasn't for the underwriter, I would have abandoned the opportunity with Cooper. I would have gone somewhere else. I really wish I could send the email to his boss. It was one of the most unprofessional emails I had ever received from a professional person. I will never do a refi with them again.

    The true spirit of the Care Act and what you see in the news indicates that federally backed loans are eligible for having a couple of months of payments added to the end of the loan. The forbearance scheme offered by Mr. Cooper that simply delays and stacks payments all due in 60 days or ends up with a loan modification which greatly increases homeowners payments for the next 6 months is, not helping Americans during a time of crisis. If a homeowner cannot currently afford payments what would make anyone think that in two months from now that they're going to be able to catch it up completely or afford a huge payment over the next 6 months? Even prior to the pandemic they did not allow homeowners even a single month of hardship assistance. Mr. Cooper has its own lender requirements to meet and is most likely rather quite leveraged but has definitely taken the easy route on this, not the high road.

    They give nothing. Nothing! GREEDIEST AND WORST MORTGAGE COMPANY EVER!! - I have 400k in equity and they can't delay 1-3 payments!! (WHAT OTHER BANKS ARE DOING?) and add it to my balance! Forbearance means you will have to repay it and knowing how they work means -> MR GRREEDY WILL FORCE YOU TO PAY IT BACK IN prob 90 days meaning your payment will be overwhelming once it ends!!

    Mr. Cooper had the loan for my house and they offered to refinance. When I asked Mr. Cooper for a home equity line of credit, they said, “Why don’t you just refi? We can give you these terms and it will be easier.” And that’s how it all began. I got the money out and I’m paying the same as I was paying a year ago. The rep also gave me some tips on how to pay it off in about 22 years and I wanna do that. Application went very quickly. I called them one day and it took about a week before the loan was approved and processed. There was no other information that they asked.

    The rep was reachable and very sweet too. When she and I talked, she always made me feel like she was there to help me and that I could reach her at any time of the day. I called three times and there was never a recording. She always picked up the phone. I received the lowest rate. I went online to see what the other banks were offering. I got a 3 and one-tenth, something like that. The lowest was 2.9 and Mr. Cooper around those terms. I got the best rate possible. I also can’t believe how quickly they acted. I have $30,000 to pay for some remodeling here on the house and I received the money and everything with Mr. Cooper was done within 10 days.

    But I was more surprised that they didn’t need the appraisal. And I don’t even think they asked for anything more, but, “Do you want the loan?” I said yes and that was practically it. There’s not a lot of paperwork. My FICO score is very high. It’s around 750 and I don’t have a lot of debts. I have a couple of credit cards and I use them just for credit purposes. I don’t owe more than $2,000 right now worth of credit cards. I have a large amount of savings, too. I think that also comes into play.

    I also tried with Bank of America and they asked for thousands of paperwork, which I understand. When I called them, I was really looking for a home equity line of credit. I have a rental property that I wanted to take advantage of and get some money out. I have to prove to them who I am but it was ridiculous, the amount of paperwork that they asked for. Mr. Cooper are very efficient people.

    I've been with Nationstar and Mr. Cooper since 2005 or 2006. My original mortgage was bought out by Nationstar from Bank of America. The interest rate going down led me to ask about refinancing the old mortgage. The Mr. Cooper rep was very professional, very quick and knowledgeable. The whole initial phone call took 10 minutes. He was able to get the appraisal waived, and then about an hour and a half after that, I received a couple of emails with details of our conversation and what the proposed mortgage revision might have effect. Guidance from them was very positive. He let me know the options, payments, closing cost and that stuff.

    With Mr. Cooper, the mortgage payment went down. I saved two years on my loan and was able to put money on my savings account. I was also able to pay off a couple of bills. I can't say anything negative about them in the many years that they've been my mortgage banker. Every time I've had an issue, I've called them up and they've taken care of it. This is the second time I've refinanced with them, and each refinance have been a pretty positive experience.

    They can't even keep up with the simple math. Also, they lose payments. We have taken to sending payments via certified checks and certified mail and they still lose them. They have said we haven't made payments, even though their employees sign for them. Have had to hire a lawyer.

    Prior to Mr. Cooper owning my mortgage, I was able to pay bi-weekly which reduces the loan term. Mr. Cooper canceled this due to greed as it reduces the amt of interest they will get. Additionally, with Covid19, their forbearance program is not at all helpful - I have never missed a payment and won't, but in the midst of this crisis, you would think the 3rd largest mortgage co in the nation would be willing to help...

    I called Nation Star due to having hardship during the coronavirus. The options they have now is ridiculous, these options will give you relief at the moment, but will cause you more stress and anxiety later.     What started off as a discussion with an account rep due to a delayed mortgage payment, ended with them offering to review the possibility of refinancing to help out. They were very accommodating for meeting times that worked for me, and answered all our questions. Once we started moving forward the process got even better. The processor was great. Very responsive, always returned calls and emails, and guided us through steps with the mobile app for tracking progress. They kept in touch throughout the entire process with professionalism and a genuine care for us.

    We were fortunate to have had rising home values and as such earned quite a bit of equity. Mr. Cooper leveraged this to remove our PMI, a total loan amount of less than what we initially paid, only added a couple years to the total term, without consuming the equity we had. In short they reduced our monthly payment by 20%!! That was something we immediately felt, and was extremely helpful. I would highly recommend working with Mr. Cooper. We've had different loans and loan servicers in the past, but feel fortunate that our loan was sold to Mr. Cooper to service.

    Poor customer service, I never get to speak to a representative when I call. I wait until the automated system says to call back later because of high call volume. I have signed up for a call back, never get one back. I have been trying to process my payment for over a week and a half and the problem is on your end. Late fees are applied and I am tired of the way the system works. I’ve made payments via debit card and this should be allowed again so that I don’t have to depend on terrible customer service.

    I was happy at the speed of the refinance but, with information given and our prior relationship with Mr Cooper I figured it would be more cost competitive. Not happy that we ended up paying what we referred to as a “convenience fee“ of three thousand more then any other lender. My wife and I, have been very happy with Mr. Cooper but after this refinance we were disappointed with the fees at the end of the loan. I think for customers that have exceptional credit history with your company you should treat those accounts differently and be more competitive and at least me the best offer. We went forward simply because we were renovating our kitchen and did not feel like starting the process all over again.

    Bob ** and staff were quite thorough and friendly in conversations. There was a problem with Mr. Cooper's escrow division as they did not understand property taxes and its breakdown. Bob ** and Shavela ** finally got the escrow crew to understand the simplicity of the taxes and where the total amount was broken down to 4 different entities.     Absolutely horrible. Escrow increase, unexpected changes in mortgage. Long, really long wait times if you call to talk with them. On top of all of this, I didn't pick them. I had a great mortgage company Roundpoint, no problems and no surprises for almost a decade. Then without my consent my loan was sold to Mr Cooper, I have been on them since they changed their name from NationStar... They (as bad as TimeWarner customer service) had to change their name to get away from their terrible reviews. But that only works for a few months before your awful customer service catches up to your new name.

    I did try to refinance my house, it took over two months. Been dragging my application. The first application died without even telling me why! They started the second one, bAd communicator, very unprofessional, very unorganized! In short worse! Worse to deal with! They were coming with new demand daily! Never organized!     Paid my mortgage off and have waited and waited to get a lien release so I could sell the property. They have no time frame and said it would take 14-21 day. Well it has been over 21 day and it’s still not generated. Have been told it was sent to the county office then they said no everything is sent to me. I have only got the run around from this company from the beginning. It all started when I had a fire a my home and they wouldn’t let me do self repairs so I paid the house off and did the repairs myself. Now I can’t sell my house because they want send me the lien release. They are good at taking your money but not finalizing the deal once they have received all your money. This comes from a customer that was never late on a payment either.

    My husband and I have been customers with Mr Cooper since they bought our last mortgage. We have a perfect payment history with them and decided to continue our relationship when we applied for a new home loan. We were pre-approved and told there was only one issue we needed to get documentation for, but to go ahead and look for a new home. We even got a preapproval letter. Long story short, we have been trying since JANUARY to get someone to communicate with us on the status of our loan application. We have sent several emails when we fixed the one issue and we even let them know that we had a contract to sell our current home.

    They waited until today, 2 weeks before we are supposed to close on the sale of our current home, to tell us the loan was denied for information they have always had but never addressed. This literally cost us our current home and a new one. To add salt in the wound, when I asked how long they knew we wouldn’t be approved the agent wouldn’t answer me. He did make sure to tell me that he doesn’t think we would get a loan from anyone. I’m disgusted and now I have to figure out where me and my family of 6 is going to live!

    I got a letter in the mail from Chase Bank saying my mortgage was being switched. I had no choice in the matter. Mr. Cooper was calling my phone and I finally had a moment and called them back. I was talking to the lady there and after doing some research, she discovered that I qualified for a refi because it’s a VA loan. Once I found out about the IRA and she told me about it and informed me of all the benefits of going through the VA to view the lowered interest rate, I did that. Since refinancing, I’ve had a lower payment and a lower APR.

    The lady was very knowledgeable, very focused and she knew her stuff. On top of that, she comes from a large military family as I do.     Mr. Cooper bought my loan & it’s got the worst customer service Dept. Their flexibility for payment options are terrible & not customer oriented at all. Every other mortgage company I’ve dealt with allowed me to pay 1/2 before my due date & the other 1/2 by my due date which helped me budget wise. I did that for 3 months before I found out the $$ I was paying was just sitting in an Acct and not reflecting payments on my mortgage. It took multiple calls to get it straightened out.

    When the company get you to refinance they do not tell you your payments will go right back to what they were. In one month they charge you a lot of money to do it and then when you call to talk to somebody and get escalated they do not return your phone call. Very unprofessional and the people that they send over to sign all the documents have no clue what they're even doing. Very poor customer service. I would not recommend any body to finance with this company.

    I was looking to do some home improvements and going through the refinancing process with Mr. Cooper was very easy. I just called the number that was on the mailing about the equity in the home which I had known through my previous refinancing. Then I pretty much went through the application with that first call. There was very little follow up as far as documentation and stuff that I had to provide. But within a short amount of time, I had the information about the loan’s approval.

    The closing happened here at my house with a notary. It was scheduled at my convenience, so it was after work. Then four days later, the money from that cash-out option was directly wired to my checking account. From start to finish, it was about three weeks total and it was fairly simple. I took a total of $30,000. The payments increased as a result of taking money out of the equity but the APR and all of that pretty much stayed the same. I was informed of all the steps as they were occurring. There’s the app to see what is happening and it’s quite easy to follow. My first payment is coming up in April, so I just need to set that up online. I usually do the payments through my bank online but I can do it through the app, too.

    Me and my husband were looking into refinancing our house to cash out some funds to pay some credit cards and fix a roof. Since we already have our mortgage loan with Mr. Cooper my husband decided to call and speak with someone there. He called and spoke with Ryan ** (Mortgage Professional II, NMLS #**) and I would say it was a bad idea speaking and wasting our time with a very unprofessional and unreliable person. We provided everything that he requested for the refi and we even told him how much cash out we wanted to proceed with but long story he screwed up our cash out and would not return our call or emails or worst of all laughed for not communicating. Who does that?

    He wasted a month and half of our time supposedly refinancing when cash out was only $3K and $19K in closing cost.     I’m a veteran and I got a letter that said there was a half percent rate decrease that I was eligible for, and that I could call 1-800 to get more info. I called 1-800 and the first person I talked to had a very thick accent and was very difficult to understand. At that point in time, I backed out and it wasn’t because the offer wasn’t good. It was because I didn’t understand the gentleman enough to make a good decision.

    I got a second letter and I called back and I got an amazing woman. She seemed to have so much knowledge about the refinance program and how it works. I asked her some questions that were based on assumptions I made from my prior conversation with the gentleman and she cleared all that up for me. So we did a refinance and my mortgage was shortened by two and a half years, and my interest rate went down a half percent, and my house payment stayed the same. So it was like a no-brainer.

    To me, the first call was a lack of training. I don’t think the guy knew what he was talking about and I’m in sales and that made me uncomfortable. If I hadn’t got ahold of the lady on the second phone call, I wouldn’t have done it. We got the good faith estimate and then they hired a closer, who came to the house, which was fantastic because that made it very convenient. The closer came in the evening and we did all the paperwork. But then, we got another good faith estimate and the two numbers didn’t add up. It wasn’t a big difference, but there was enough difference to make me wonder.

    The last thing that happened was we got an escrow refund which nobody had told us about. So we were concerned about the escrow account being not sufficiently funded for the rest of this year. We called Mr. Cooper, got ahold of somebody in the escrow department and said that we got this check and asked them if we should send it back or what do we do with it? We wanna make sure we were escrowing enough. The lady assured us that we were and my wife did the check and went shopping. We were very pleased, very pleased.

    I have a loan with Mr. Cooper and I called in to get my interest rate for the past year. I spoke with Molly and she was saying that I was paying more than I should. She asked me if I wanna get a loan to lower my payment. At first, she quoted I could pay about $700 a month. But when everything came back, it ended up being 816. I was refinancing with no cash out. But if I had known that I was gonna be charged for a closing cost, I would’ve went with someone else on it because Owens is offering no closing cost. After about a couple more months, I'm gonna refinance again. I'm gonna be searching around for even a lower rate because they have theirs now at 3.125, and I’m at 3.75.

    Molly was very informative about different things that she was telling me. I was paying 896.60, and now I'm paying $816.47. So I'm saving a few dollars. But I was a little disturbed by the different changes and fees that she had given me. She was an excellent representative, but I thought that it would be much lower because that’s what she told me when I took out the loan. Other than that, the process went very smoothly.     Every year Mr. Cooper fails to make the house insurance out of my escrow as they are required to do. Every year I have to contact them. This year I could not even contact them. My long carefully written email got the response "Unable to send email" with no explanation. The phone system provides only basic loan and escrow information via recorded message. There is no functional complaint system and no way to solve problems or speak with a person.

    I personally went thru a bad bankruptcy experience where employees of mine defrauded me. And I had to claim the dreaded bankruptcy. Meaning bad credit and paying my mortgage by the court systems. Well, Mr cooper once my bankruptcy was discharge was still very communicative and answered all my concern questions. 1. Like did I fall behind on my 30 yr mortgage and I paid already 25 yrs on it. And so many questions. Their customer service is courteous and will help you even if you have bad credit or good credit they also make all the accommodations to adjust to the customer. But what really trumps all mortgage companies.     This company is not very communicative. We received notice about not being current. When we called and ask about where are payments went they started talking about refinancing. They refused to answer where our payments went to. So to go along with their inability to answer a basic question we applied for a refinance. That was approximately two months ago. Made contact with Kamisha **, very nice at the beginning, but now refuses to return any phone calls. This entire week every single day we have made a phone calls to her. Documented phone calls. Not even a return call. I believe if a company has the customer in their best interest they would call back. Nope not this company. They would rather leave you hanging. I will be moving this issue up the ladder. This isn't the only place I will be voicing my complaint at. I give this company a -5 for their lack of communication.

    We were "baited" into refinancing with Mr. Cooper in order to lower our interest rate. Everything was great until we were sent an appraiser. To begin, this appraiser was 20 minutes late, rude, did not introduce himself, rang our doorbell and just said, "Open the garage door please". Throughout the rushed appraisal which lasted approximately 15 minutes; a process which has taken over an hour previously, he managed to advise us that nothing in our house was worth what we paid for it. Among the many condescending things, he said was; that our view wasn't good enough, our upgrades don't count, our paid solar didn't count due to not enough panels, and that houses only a year old lose money in an appraisal.

    Our house has over 100,000 in upgrades, many of which were included in the price of the house. In addition, we have upgraded flooring and a front and backyard. To provide a little more background, we purchased our house for $476,000 in October 2018. In order to remove PMI from our loan, we had another appraisal done in Sept 2019 which appraised at $490,000. The appraisal for Mr. Cooper came back at $450,000, 40,000 less than an appraisal done 6 months prior. Subsequently, Mr. Cooper tried to sell us this new loan increasing my monthly payment by $200.00. I have spent many days trying to dispute this appraisal but I am going in circles, forced to wait while Mr. Cooper says they are sending a dispute to the Appraisal company which ultimately goes back to the original appraiser to decide if he wants to change the value. That seems like a shady practice.

    Plus, Mr. Cooper is telling us that we must accept this appraisal and we cannot get another one, but they won’t tell us why. Also, we had to get our own new comps to prove the validity of the value of my home which we submitted to them in a timely manner. Each person we spoke with explained to us Appraisers can go 10% up or 10% down and I feel they deliberately went 10% down and showed comps that were not comparable to my home using these comps to prove the lesser value. At this point, I want my money back for the appraisal, but they refuse to escalate this process or transfer us to higher level Executives who may be able to help us. I am at a loss what to do. I feel I deserve the money back due to the underhanded practices described above.

We started it on about the 3rd of January, and we were done about three weeks later. They were nice to work with. Everything was perfect. The process person was fabulous. The guy that I first came in contact with was very nice too. The only one little complaint I would have is he brought down the mortgage APR, and I didn't really realize that. He called afterwards and asked if everything went all right. I told him everything was perfect other than he should have told me that he brought the interest rate down a little.     They call themselves Mr. Cooper to make it sound more personal, like a human. However, they are no different than any other big corporation – heartless and paralyzed by common sense decision making. I had a recent new loan with Mr. Cooper. Like the other five mortgages I had at the time, I tried to put Mr. Cooper on auto pay with my bank. Something happened and the auto pay didn’t take.

    When I received the first contact from Mr. Cooper, I was 36 days late. I paid immediately, but not before my credit was dinged with a 30 day late. I sent the explanation to Mr. Cooper with proof of my five other auto pay mortgages and proof that I had $32,000 in my account at the time this payment was due. It was clearly a mistake and caused the only negative remark on my otherwise impeccable credit. I have made 599 timely mortgage payments over the last 30 years without ever being late. Mr. Cooper denied my request and insisted on keeping the negative reporting. Unfortunately for me, I was in the process of purchasing my personal home and will now be paying over $100 more a month for the next 30 years due to a higher rate ($36,000). Thanks Mr. Cooper! You should change your name to a more appropriate name like Mr. Corporate Greed Machine.

    We purchased a house as a rental. We didn't get notice the property insurance was up (2018). Mr. Cooper paid the insurance. They tacked on a charge in the escrow account and charged us $200/month for the insurance for a year. When we realized this, we immediately got our own insurance. However, Mr. Cooper continued to tack on the charge onto the escrow account for the property insurance (through 2019) though it had already been paid back which was obvious from the records. My brother was on the phone for several hours to explain the situation. They sent him back and forth. When they realized he wasn't going to get off the phone until they resolved it, they finally looked into it, and realized we'd overpaid by $1000. We just got a check for $15 for the over payment.

    Mr. Cooper bought my mortgage and there was a "reversal" of my first payment by the previous mortgage company when they bought my loan. Instead of informing me of this, they just reported me six months later which majorly impacted my credit score. I have been trying to get this resolved for the last month and no one is doing anything at all to help me. They just keep punishing me for the so called missed payment.

    I realize the previous mortgage company could be the ones at fault for the missing money, however, Mr. Cooper has not done a thing to resolve the issue except tell me to just pay twice in the meantime. I have evidence that I did indeed pay the previous mortgage company and the money clearly was taken from my bank account, so the mistake is not on my end but there is nothing I can do about it but wait and constantly call Mr. Cooper to try to make them take action. I do not want to have to pay a whole month's mortgage twice just because they are being slow to resolve the issue.

I only have the comparison with the Central Loan Administration, but it was a night-and-day difference in customer service, ease of talking to someone and getting information. It was way more pleasant and easy experience. Ever since we had our loan, we put down only 10%, so we’re paying PMI. I wanted to refinance to gain some equity with the growing housing market in Seattle and to take advantage of that to get rid of the PMI.

    I tried to get the PMI removed through the Central Loan Administration. That had to be input in writing and I got a letter back within a month, which was like saying, “Send us the check. We’ll get this started. It could take another two months or so.” It didn't sound like it was gonna happen. When I called in to Mr. Cooper, within 15 minutes we had talked about my goals, what I wanted, what I wanted to get out of it, the motivation and what they could do for me. I was blown away just by how they seemed to listen, understand, ask questions and answer my questions. And from when I decided, I got the potential rate, the terms of the refinanced loan. I talked to my fiancée and parents. And from when I said yes to when we closed, I could get that information in two weeks. It was very fast.

    I feel more informed than the average consumer. Because I was so frustrated by paying PMI, I did a lot of research on my own about loan terms. But one thing I didn't understand was what happens in a refinance. Do they eat into the equity that I have in the home to help refinance? The guy I worked with was really good about helping me explain that and break it down. I had specific questions and pointed questions that I wanted, and he helped me refocus on what to ask about them. He filled that in and then he filled me in on whether a refinance is worth it. The formula of the cost to refinance divided by how much you save per month is the breakeven point. Will I still be in the home after that point? Does it make sense to do the refinance? Overall, using Mr. Cooper was so easy. The website, getting a live person on the phone and every one I talked to would answer my questions and call me back as soon as they could. I had a great experience.

    I have been paying my mortgage for 12 years with proper payments. Unfortunately this includes an large PMI payment. Finally reached the point where I could request removing PMI but of course they found a reason to not allow that to happen. I was told a year ago it should be dropped off once I reached 80% loan to value ratio that happened. But guess what now they said I need to get an appraisal to get PMI removed. What a scam. Clearly 12 years of payments should allow anyone to not be held hostage to $400 a month PMI payments. It's disgusting. It is extortion. They will just keep changing the rules ensure they get money for nothing. 12 years of payments I am no risk to not make payments. What a joke.

    I called Mr. Cooper and the rep was very helpful. She was trying to get me pointed in the right direction. I said I was looking to refinance and she got me in touch with the gentleman who got me started. He walked me through what to do. He was checking on me daily and sometimes twice a day via email or phone call. He walked me through the process and made sure I got all the paperwork. He gave it to an underwriter and that lady was in touch with me two or three times a day, checking on me until the process was done.     Back in mid December, 2019, since Mr. Cooper held mortgage we did refinance to take money for an impending move in the next few months. At the beginning, our representatives Ron and Christina were perfect and things speedy quick. But then in the beginning of January, things fell apart. Documents received and required signatures. There were errors. Ron assured to sign anyways as the final documents would be correct. More documents would require our signatures and we would not sign the documents as recently as two weeks ago because of all the errors.

    Today is February 8, 2020, and finally the Closing Disclosure documents dated February 8, 2020 were available on the Mr. Cooper website. I opened them up and I just about lost it. The documents are riddled with errors:

    - The closing date is now February 22, 2020! Two weeks out? Our close date was supposed to last week.

    - The interest rate in the documents is 4.125%. It is supposed to be 4.000%. Hence, the monthly payment is incorrect.

    - End of story, we wished to come out with $50,000 in cash. The old documents had the cash out at $49,240.11. Now the cash out is $46,380.59.

    - Closing costs were at $8,145.79. The final documents have the closing costs at $11,005.31.

    - The existing loan balance in the final documents is $189,693.90. That is the December 31, 2019 loan balance. That January loan payment was made the loan balance should be $189,138.82.

    - We were told from the beginning we would not need an appraisal of our property as the existing loan balance was $250,000 lower than the value of the house. During the process we decided to get a little more money for cash out. This amount went over a certain percentage and Ron was try to keep the waiver. But couldn't. So he told me since he promised from the beginning there would no appraisal on the property, Mr. Cooper would "eat" the $470 appraisal fee. Well guess what? The $470 appraisal fee is now listed under the loan costs section! Does Mr. Cooper think consumers are idiots and review documents like this? Wrong!

    - Under the Origination Charges, the points went from 1.967% to 2.938%. The amount financed has changed in six weeks, why would this change.

    There many more errors as one error compound "going down the line." Today is Saturday. I will write Ron and Christina an email regarding all this which they will regret reading. I just don't know what do now. I guess we will make to stay or go on Monday.

    Customer service doesn't exist, communication is lacking. What should have been corrected and dealt with is still unresolved. I've talked with a third party where the issue is, but being resolved must go through Mr. Cooper. This third party (a title company) says that my file is closed and Mr. Cooper hasn't contacted them since last December. Therefore, my loan processor with Mr. Cooper tells me lie after lie and blamed me twice for these issues.     My mortgage was sold to Mr. Cooper by my bank shortly after I purchased my home. After being with them for a couple of months I get a letter and a check in the mail telling me I've been overpaying and telling me that my new payment is 600.00 less than Chase bank figured. Now one year later I get a letter telling me I owe them $10,876.09 because I've been underpaying my mortgage. My options to pay are a one time payment or I can pay off the shortage over a year increasing my mortgage payment to $3224.02. To me this looks like a absolute scam and clearly setting me up for foreclosure. How does a mortgage company make this type of error when people's lives are on the line? I've never been more disturbed in any businesses practices. Shame on you Mr. Cooper!

    I had the same experience as others on this forum. My loan amount jumped up over $800 bucks because they had set it up for me to short pay my escrow without letting me know. I've been dealing with this process for almost 3 months and nearly at the point of losing my house based on their poor customer service and follow through. I've been calling my loan officer daily for weeks now and her and the manager STILL cannot give me a date for closing my my new loan. Don't bother asking for a manager because they don't have time for their customers. Ohhh and also, When they say to contact the "escalating line" please don't waste your time as I did. She was extremely rude and made the situation worse. I plan on contacting the BBB and getting my Lawyer involved for the issues their causing for my credit score.

    I have been trying to receive help from Mr. Cooper for a loan Modification since the end of June 2019. I was in a bad accident and unable to work for a few months. Knowing that I wouldn't be able to pay my mortgage I contacted the company immediately. And that is when I was told about the loan modification. After a discussion with the woman on the phone I decided to go through with the modification. They ask for specific items to be submitted via their document library. I submitted them all multiple times. After them being in review for 30 plus days - they then told me that my documents "expired", So I resubmitted them all again. After another 30 days of "being under review" I had to resubmit all my stuff again.

    My initial discussion back in June 2019 I asked if I should continue to make my payments and the woman told me yes. Fast forward to January of 2020, I am still only working part time. After many phone calls, (some of these phone calls to remind me my mortgage was late), being told that because my payments have been current (only cause I have borrowed money from family and friends) that my modification wasn't showing any red flags and it would have been better if I would have skipped a payment. IF I would have been told correct information in June 2019 I would have not worried about making my payments.

    My most recent phone call I was told that the after you are approved for the loan modification they would put you into a trial period and in that time you would have to make 3 months payments, in full and on time. HOW was I going to make this happen, if in the last 5 months I wasn't capable without help from family and friends. This is my first home and my first mortgage company I have had to deal with. I have received no help from anyone I have talked with at Mr. Cooper. I wish that I could just choose another mortgage company without hassle. This has been a terrible experience and once I am back on my feet I will be looking on how to get to another company. Mr. Cooper offers this loan modification for its customers but makes it impossible to get help. Why offer if you have no desire to help your customers.

    Updated on 02/07/2020: My mortgage was sold from Chase to Mr. Cooper. Now there are big Problems. I was not informed that my mortgage was sold until someone from Mr. Cooper called me on Jan 30 2020. At that time Mr. Cooper did NOT inform me that my Jan payment was 'Past Due'. When I received a paper statement Feb 4th, I learned that not only was my previous 'Autopay' no longer in effect and that I now owe 2 months payment, but that I also cannot set up a new autopay until the balance is paid in full.

    I contacted Mr. Cooper on Feb 7 and the RUDE representative went on to tell me that I cannot use a Debit card or a Credit card to make a payment over the phone. They want my bank routing number and account number instead. Ridiculous and 'Risky'. I've had my Identity previously stolen that way. The Mr. Cooper rep was rude, condescending, demeaning and without empathy to the situation. Basically, "this is your problem if you don't have the money". Money has NOTHING to do with this. Nothing. I can make BOTH payments, in full, right now. This company ROBO calls me 2 to 5 a DAY with solicitations to 'buy this product or another' or to 'Refinance'. I had to file a complaint with the FTC & FCC in an attempt to get this to stop! Deplorable company with horrible business ethics and practices.

    Original Review: After being promised by Chase that they would never sell my 15yr\Fixed mortgage, after 3 years I was sold to Mr. Cooper. I had zero issues or problems with Chase and now I have nothing BUT problems and issues with Mr. Cooper! I set up auto pay, as instructed, and I still continue to get NUMEROUS calls EVERY day from some uninformed\unhelpful employee. Right along with numerous DAILY calls from Mr. Cooper trying to sell me something or trying to get me to refinance! I've asked them to please STOP calling me, and I was told "we can't!" Grrr.... Moving to another company ASAP!

    Last year your company did a analysis of my property taxes. I called your office in February to tell you I think you miscalculated my property taxes and am think my mortgage payments should be higher (because of escrow). Your office stated, "You are correct and nothing can be done to change anything!" I even explained, "It’s a new build house, I don’t think your analysis is correct." But your company wouldn’t do anything.

    So fast forward to 2020, I get a notification that you're raising my mortgage by almost $1,000/month!!!! So I called your company and I get the “oops our bad but you still have to pay it” a lady name Robin did lower it a little but I still can’t pay that. So I’m selling my house because of you. Now today your company that was supposed to start taking the night payments 3/1/2020 TOOK IT OUT TODAY 2/3/2020!!!! You literally robbed me! This is 100% unacceptable and unprofessional!!     My wife and I applied for a refinance loan about 4 months ago. The first lady we spoke to said we should be able to get this done in about 4-6 weeks. It has been four months and and we have been told we would close next week about 3 time now. BAD INFORMATION ALL AROUND. So far we have talked with 5 different people. Two loan officers and their supervisors. Now I have been told the loan officer that told me we would close is no longer with the Co. We had to sign new documents and start over. I HAVE NEVER EXPERIENCE THIS MUCH RUN-A-ROUND IN ALL MY 79 YEARS. We have been with Mr Cooper for a very long time and never missed or been late on a payment.     Our mortgage with Loan Depot was bought by Mr. Cooper. But my initial mortgage payments to loan depot was never settled (credited to my account) with Mr. Cooper. Loan depot provided wire transfer ID number and total amount. And I have provided bank statement to prove the payments, which was received by Mr. Cooper in Dec 2019, but it has been more than 2 months, Mr. Cooper cannot locate my payments yet. Missing $9000.00.... I have called many times, the customer service is bad and seemed like they don't know their job. Every time I called they would tell me that I was granted for 60 days grace period which won't affect my credit score. But now it's more than 60 days, do you think they really care about your credit score??!! There is no manager who is in charge of this issue, no follow up, no care at all. Where is our money???? We are so disappointed and frustrated with current situation. Please void all you can with Mr. Cooper.

    We signed with a local mortgage company, and they sold our loan to Mr. Cooper. We ended up doing with ease and competitively. Mr. Cooper had matched everybody else's refinance rates and they had lower closing cost. There were a couple of different companies that I reached out to once I saw the rates were dropping quite a bit, so they can give me just an emailed quote of what the closing cost would be and what the overall monthly payment would be. We're set to speak with Mr. Cooper with the refinance as well.

    Mr. Cooper was great. The one lady that I was working with most of the time was out in California, but she was still calling me here on the East Coast at 9:30 in the morning.     When Seterus sold my mortgage to Mr. Cooper, I did some inquiring and looked them up on the web. Then they sent me some information about refinancing because I’ve been interested. I was trying to lower my interest rate and the number of years I had to pay for the mortgage. My first one was for 30 years and I still had 17 years. I said that it was too long. Also, it had a high interest rate.

    I spoke with Frank, who told me about the process and everything I needed as far as submitting the paperwork. He also kept in constant contact with me as far as what I needed to do. Once I submitted all of that, he told me when I was gonna make my first payment due, which would be March the 1st even though I started processing it in January. Everything he said eventually happened the way he said it was gonna happen. Everything went without a hitch. The process was pretty much easy, even with the guy who contacted me and came out here to sign all the paperwork. Some things I sent online. But any time I had a question, I would call and they would answer it for me.

    Recently I called about my mortgage interest. When I refinanced my loan, I wasn’t able to get it. I called and they sent it to me because I had a different loan number and I wasn’t able to get it online. I pay my mortgage online, which is easier than going in and so far, everything has worked out. Now, I got lower payments. I was first paying $800. Now, I’m only paying around 760 and that’s for 15 years. My interest rate is now around four points, where before it was 7.34.

    This is the worst company ever and I hated that they took over my loan. The reason I hated them is because I had the most problems with them when they was Nationstar Mortgage. I had to end up refinancing my home with another Mortgage company. The problem I have is when my payments begin my payments was too low. I told them this several times and we even called on 3 way to check on my property taxes and was told that my taxes was going to be higher in the future. I also told them this and they said my escrow was correct. Keep in mind I made over 10 calls about this issue. My bill was $1043 and I was expecting to pay $1300 to $1400 a month. That was fine with me. I asked Mr. Cooper should I be paying extra into my escrow and they ensured me that was everything is correct.

    Fast forward a year later now I have $1800 mortgage that I can't afford. I am now forced to sell my house because I can't afford these payments on a Military salary. I called them today to find out they paid little over $200 on my property tax. This was due to the house being a new build and later paid over $4500 on property house because now there is a house on the property. How can you missed this when you knew the house was a new build, tax office told you this and I told you this. You would think a Mortgage company would know this and prepare the customer for this.

    Now I am stuck with an $1800 mortgage and force to sell my house. This company is the same, the only thing that changed about this company is their name Nation Star Mortgage to Mr. Cooper. Please read about Nation Star Mortgage before going to Mr. Cooper, it’s the same people. Also you know sometimes your loans are sold to companies and my was sold to Mr. Cooper. I was so mad when I knew they was Nation Star Mortgage.

    I was with City Mortgage and they sold my mortgage to Nationstar. And then two months ago, NationStar sold my mortgage. It said I have to call Mr. Cooper. When I called Mr. Cooper, they said, “We’re only NationStar.” “No,” I said, “I’m paying you through a different mortgage company. I have a different mortgage company that NationStar sold me to.” They said, “No, you're still NationStar.” It was very confusing.

    I talked to the representative yesterday and I was told that they sold my mortgage to Mr. Cooper. I trusted the rep while I was talking to him. And even though I didn’t really wanna go back to NationStar, he told me some things that looked like it was gonna save me a bunch of money. At the end of everything, we never talked about if there was gonna be any closing costs. And when I got the first bill, which I’m reviewing right now, it went up $4800, $5000. It was high and that was a surprise. I don't like to deal with companies where I get a surprise like that.

    Overall, what was done is done. I was upset and I’ve talked to a couple people. They have assured me that the closing cost was reasonable. The problem is that this Mr. Cooper is like a middle man. And I never got a phone number that I could call NationStar. I looked and I couldn’t do it. The customer service number just goes right back to Mr. Cooper. Why would I wanna talk to Mr. Cooper again? It seems like I'm locked in and I’ve got no good explanation from anybody from Mr. Cooper or NationStar.

    Our loan was originated in May, 2007 with STB. It is a 15 yr fixed loan for $75,000 to mature in 2022. Of course our mortgage has been sold a couple of times, 2 to be exact and now with Mr. Cooper. After some discussion, we decided to payoff the remaining balance. We called Mr. Cooper to obtain our payoff amount, however after 3 and a half hours and being transferred to multiple people, we still never received our payoff. We did receive a year in review stating we have paid $68,911 on our principal. However, to our dismay, we received emails from Mr. Cooper that states our loan balance is still almost $70,000!! This is unbelievable!!

    We have been paying religiously on this loan for 13 years. How is this possible?? They stated that when our mortgage was sold to them, it transferred as a NEW loan of $75,000! Which in essence says we’re starting all over. This has devastated us and all we can get from anyone we speak to @ Mr. Cooper is “Well that’s what our records show!” If this is not fraud, I don’t know what is!! How do these people sleep at night?? I have all records from the origination of the loan until now...but they aren’t interested in the facts!! IMO, either the employees @ Mr. Cooper have no idea what they are doing and obviously do not know how to service a loan, or this is this company’s general practice of defrauding their customers and just see how many times they can get away with it. Either way, WE WILL GET RESOLUTION to this obvious illegal situation.

    My mortgage was sold to this company, they've been trouble since the beginning. I call every month, they don't know why they keep charging me escrow, since I've never had it. They keep telling me they'll fix it and next month, same fees are back. And to add insult to injury, they report me to the credit companies for not paying the full amount, even though they are not supposed to be charging me this extra amount.

    This has been the worst experience in refinancing that I have ever endured. My agent would call me, faithfully between 6pm and 9pm to ask me for info to supply to close which if done at a decent hour, the process could have went more smoothly and in a timely manner. Twice on a Friday evening asking to supply paperwork! So now I have to wait the weekend for it to be forwarded to the proper office. Then was told incorrect info, they made me late on my mortgage for the first time in 2 years!! After telling me something was cleared for closing only to come back and retract it a couple days later. At the end I had to bow out after two to three weeks of submitting paperwork and emails to no avail. NEVER AGAIN WITH MR. COOPER!!

    When I initially bought my house before my first mortgage payment came out, I had gotten a letter from the CMG Financial saying, "We sold your loan to Mr. Cooper and this is who you're going to have to pay for your mortgage." I was surprised, but everybody who's owned a house said, "Loan companies do that all the time." I had been getting letters about mortgage refinancing and I didn't think I was eligible. I haven't even owned the house for a year. And when Mr. Cooper sent me a letter, I called them and they said, "We can see about getting that done." I said, "I didn't think I was eligible," and they said, "No, you are." And they managed to lower my rate.

    This last time, I had gotten two checks from them and I had no idea what those were. I called them and said, "Being a first-time homeowner, I got these two checks. One's payoff refund and one's payoff overdue." They were real polite and explained, "No, you're good. It's your escrow. It was overpaid, so you get that money back. Both checks are yours. You're free to cash them at any time." I had nothing but good experience with Mr. Cooper. They've been polite and helpful.

    I wanted to refinance my old mortgage for a better interest rate and went with Mr. Cooper for simplicity. I've already been with them, and they did all the legwork. The process was streamlined and super easy. I just had to sign a couple more documents stating that we needed or wanted to refinance. Everything was set up through the rep and it was pretty much handled well in the background. When she needed something, she'd give me a call and I'd go find it. She also had an independent notary come. We signed all the documents and it was painless. We started in the last week of November and had the refinance approved by the 12th of December.     Last week I got an email from Mr. Cooper, informing me of the different ways I can make a payment. I was so alarmed that I immediately logged into my bank account to confirm that my automatic payment was made as scheduled, BEFORE the due date. I learned that it was, as it has been for the past several years and before it was acquired by Mr.Cooper. I called the customer service line within mere minutes of receiving the email to be informed that my home's hazard insurance was dropped six months ago, and my home apparently UNINSURED for half a year!!! Mr. Cooper's records reflected that notification was mailed twice, as legally required, which is the BARE MINIMUM.

    Mr. Cooper sends junk mail frequently, oftentimes weekly. If such notification was delivered to my home, it was lost in the pile of promotional junk mail Mr, Cooper regularly sends. The force place insurance selected cost $3455, where my previous policy was $1125. My January 1st mortgage payment was not posted because the payment sent was placed into my escrow account. I feel concern not to have been made aware of such a thing. In regard to my insurance, I have never made a claim on my homeowners' policy, so why this occurred remains a mystery to me. What I do find mysterious is why (in 2020) Mr. Cooper did not send me an email, send a text or make a phone call as access is available in their records (confirmed by me) and unchanged for a duration of time that far exceeds the life of my original mortgage loan.

    As a customer who has ALWAYS paid early, NEVER on the due date OR during the grace period, why someone in the escrow department at Mr. Cooper couldn't have made an effort beyond the minimum legal requirements is my ultimate question. Had someone made a slight effort to reach out beyond the automated snail mail system, it would have avoided putting me in a predicament that would ultimately cost me $1699.68. This has resulted in my mortgage payment increasing $141.64 per month. I'm told the force place insurance was so expensive because my home was uninsured for an alarming period of approximately 6 months. That's every bit alarming as the three different Mr. Cooper representatives today making the same statement, that as legally required, they put two notices in the mail. Is that Mr. Cooper's position on customer service, to do the least legally required? Where's the decency in that?

    Also, does Mr. Cooper not have a policy requiring that its loans be fully insured? How could such a long period lapse? What is the policy on such matters?Shouldn't the force place insurance have been applied MUCH EARLIER? It would have certainly been more economical, and a call, text or email mere pennies. Someone is supposed to call me today, Wednesday, January 15th. However, it's been two days now and looking unlikely. The first customer service representative I spoke to yesterday eventually asked if I wanted to speak to a manager. I held for another lady before I began the conversation again. Soon, I was AGAIN asked if I wanted to talk to a manager. The second lady told me that she handled escalated calls. Of course, I was led to believe she was a manager. She informed me that a manager would call me within 24 hours. Currently, NO CALL has occurred AS PROMISED.

    Feeling impatient after yesterday's call, I found Mr. Cooper's site online and clicked on "complaints" and found the number 888-480-2432, dialed and began my story again to soon be asked if I wanted to talk to an escalation agent. Of course, I found this frustrating thinking the number I'd called was specifically for complaints, not customer service. It is misleading as that number is listed under the BOLD title COMPLAINTS. I found nothing but an address to mail letters of complaint. Not offering a modern means to pose a complaint is common place, yet not for Mr Cooper. Most people that would feel the need to complain will want to be heard soon.

    In an age when anyone can share information by tapping "enter," "send," and the "return" key, options to air concerns shouldn't be hard to locate. From my phone conversations (plural), and the volume of complaints I have come across, Mr. Cooper's public image doesn't seem to be a concern to them. Apparently, they do not prefer complaints to be sent directly to their organization but to MANY other places seen by a vast audience.

    Finally, I am a single mother with a child in college who has been laid off twice in recent years. $1699.68 is a great deal of money to me. This could have been avoided. Worse, what if something had happened during the months my home was uninsured? Where is Mr. Cooper's responsibility and decency to me, the ideal customer who has ALWAYS paid early? There are no tax advantages or write-offs for people like me who will feel the stress of this situation for the next year AND I could have gone bankrupt if my home was damaged by an act of nature due to Mr. Cooper's negligence. Their policies should sincerely be revised to do more than what is legally required.

    Again, I must point out that I responded to an email and conversation leading me to become aware of the insurance issue and secured a new policy within hours. I am a responsible customer and their records reflect so. I sincerely hope Mr. Cooper has a way to improve this situation. However, having not heard from anyone is disheartening. This is highly stressful and it couldn't have happened at a worse time for me and my child.

    I had a good experience with the representative of Mr. Cooper that helped me. I told him that it’s not something that I wanna do. He explained to me and told me everything.     Mr. Cooper is apparently my new mortgage company and I'm not happy about it. Every time I try to pay my bill, which I had set up as autopay and that didnt work, I get a screen that says ERROR and it gives a phone number. When I call the number I get an automated system that says sure, they can help me pay my bill but it will cost me 19 bucks over the life of the loan. I can speak to a person but that will cost even more. OR I can pay bill for free online, only I can't because some stupid error message pops up. Doesn't say what error. All the banking info and everything is correct, I quadruple checked it. When I finally did get a hold of a human all he wanted to do was get me a lower interest rate (but at a higher mortgage, total scam). I'm beside myself, this is going to screw up my perfect credit. I will be contacting the better business bureau.

    I have been with Mr Cooper for approximately 5 years, since I was unlucky enough to have them purchase my loan from a great mortgage company that was easy to deal with and was able to appropriately estimate escrow each year within a couple hundred dollars. Every year to date, Mr Cooper miscalculates my escrow and not just a little but a LOT (this year it's $400-$600). They then of course ask you for the lump sum payment to cover the shortage due to their lack of appropriate calculation or they will jack your payments up for the rest of the year. So nice of them to hit you with it at the start of a new year!

    I have calculated my taxes and insurance for next year and I can see already they are not charging enough for next year’s escrow, so I have this aggravation to look forward to again next year making this a yearly event! I sincerely question if anyone at this company knows how to add or use a calculator. I have had many mortgage lenders over the years and never once have any of them miscalculated escrow so consistently or by so much! If refinancing weren’t so expensive, I would refinance tomorrow so I wouldn't have to deal with this company ever again!. I would suggest that you run - don't walk away from this company!

    I have been with Mr. Cooper for over 4 years. Every years I receive a notice that they are going to add to my loan and escrow for my property taxes. Taxes which I have paid for myself over 11 yrs. After sending them my records of payment and informing them that they have the wrong parcel # on my loan, this year they actually paid the property taxes on someone else property. While trying to correct this because the escrow was added to my account, I was threatened numerous times if I did not pay the increase until they were credited back for their mistake, I would be charge late payment and would go against my credit. Every conversation has been documented on a recorded line over the last 2 months. My loan # is ** if someone would like to explain to me why I have to pay or have my credit threatened for their mistake.

    Mr. Cooper was the 4th company to purchase our mortgage. The only company to FAIL to acquire proper homeowners insurance information. Insurance lapsed, Mr. Cooper charges us arm/leg for force placed insurance for the 43 days it took them to get correct information. Called customer service and they refused to admit any wrongdoing. Said they sent us a letter saying that they suggest we update that info for them. I had to read them the definition of suggest and pointed out they were the only company, out of our three previous ones, that needed their customer to do the job for them. Oh well, they made extra money and we are screwed unless we refinance. Do not use this company, they are pathetic.

    Updated on 01/28/2020: First, Mr. Cooper's responses won't accept responses, on the board that is. I responded directly to them that I'm not wasting another iota of my time calling there. They have the info needed to resolve it, just do it, and that the only change from below was that it occurred in Nov., not Jan.

    Original Review: We ended up with Mr. Cooper through a mortgage sale. I'd say our mortgage is substantial, in the hundreds of thousands anyway. Currently, we are still waiting on their response to a letter we sent a month ago. It was after a ridiculous discussion with a rep, and then a supposed supervisor. They couldn't seem to comprehend the situation. It was - Cooper always withdraws payment on the 15th of the month. It's how we set it. In Jan. this year, Cooper tried to W/D payment on the first. Funds weren't there. They tried it again a few days later.

    Long story short, we paid two $29 insufficient funds charges at the bank they tried to take the payment from, a $100+ charge from Cooper for late payment, then one, made two $25 charges from Cooper for insufficient funds. They admitted on the phone that they took payment early but kept stating, "but the funds weren't there." We'll certainly not recommend this place to anyone. They obviously don't have competent people working for them. We'd move our mortgage if it wasn't in its last ten years.

    I would like to take this opportunity to share the very positive and professional assistance that I received with my recent home refinance process. From the initial inquiry to closure, my application and subsequent debt consolidation was facilitated by competent and patient Mr. Cooper finance representatives.
