Rates

Application process

To get matched with one of BSI’s five preferred lenders, simply select “Apply for a loan online” from BSI’s front page. This link will lead you to an online application that requires you to input personal and financial information, such as:

Loan types

While BSI is not a direct lender, you can submit an online application for a refinance home loan through one of the five lenders it works with.     BSI Financial Services has been extremely difficult to deal with. Any time I have tried to get something corrected or changed on my account, the process has felt slow, unclear, and unnecessarily frustrating. Their customer service does not seem focused on actually helping customers resolve issues. Instead, it feels like you get passed around, given vague answers, and forced to keep chasing basic information.

    My biggest issue has been trying to remove PMI. Even when the loan-to-value numbers appear to meet the required thresholds, BSI makes the process difficult and seems unwilling to apply the rules in a straightforward way. They require forms, fees, valuations, and repeated follow-up, but still provide little clarity or practical help. It feels like the system is designed to delay PMI removal as long as possible rather than fairly review the account.

    Overall, BSI gives the impression of a company that is more interested in collecting fees and protecting its own process than taking care of homeowners. The lack of clear communication, poor customer support, and constant runaround have made this one of the worst mortgage-servicing experiences I have had. I would not recommend BSI Financial Services to anyone if they have a choice in who services their loan.

    BSI is by far the WORST company I have ever been forced to work with. I was unwillingly transferred to BSI last summer randomly. No notice, no documentation. It was just gone out of my Essex portal showing as paid off... So once I finally figured out the BSI stuff I decided to refinance my home at the beginning of this year... Welp, don't get too excited if you want to refinance and are currently with BSI because they will make your life a living hell to get that completed. Mine still isn't complete. I started the process in January and it is now almost May...

    Everything for my refi is complete and has been completed for months, we are literally only waiting on BSI to give us a subordination release form for my new lender. One of their people on the phone laughed in my FACE as I was asking for the form. He told me they don't do that and I should have checked with my mortgage broker before I started my refinance and the only way to get the loan gone is to pay it all off in full.... But when my mortgage lady calls BSI, they say they will release it. So we are getting all kinds of mixed information.

    Not only is this keeping my refinance from closing, it's also causing issues with other policies I opened regarding this refinance. So my new home insurance is canceling today because we still haven't closed BECAUSE of BSI not releasing my form. And I'm now being asked to pay thousands of dollars upfront for my premium policies so they don't get canceled because it's mandatory to have active home insurance to get approval for a refinance.

    Lastly, good luck trying to reach anyone helpful on the phone if you call. I lost count of how many times they transferred me, almost all of them were rude or had an attitude and it was crystal clear that no one cared that I needed help. I was finally getting transferred to a supervisor, but the transfer took me all the way back to the main line to start all over again. Then they accused me of hanging up, which I definitely did NOT hangup, and said that that's why it took me to the main line, because I hung-up. What a joke, right? They go to transfer me to a supervisor again and I got no one. I just waited and waited and nothing.. I eventually just hung up after an hour of going in circles.

    I am LIVID with BSI and they should be put out of business for this. Just by reading hundreds of other people's reviews about BSI's awful customer service, fraudulent activity and how most clients were forced to use this service provider, that should be more than enough for them to be put out of business. With that being said, I still don't have the document I need to complete my refinance. Attorneys will be contacted at this point.

      BSI Finance received Insurance funds belonging to us for repairs made after hurricane Ian. They held our money wanting us to jump through hoops. We were out of pocket and needing these funds. They could pull the permits to check they had been completed. I understand they can demand the repairs. I have no problem with that, but it is there job to verify completion. We were demanding they come and check or pull permit information on line. Simply put, do their jobs. Just give us our money. Finally, after much stress, they did the inspection and released our money. They only added to the horrible stress of dealing with all of it. I don’t want to deal with them in the future.

      First off: long term customer, many years. Had two mortgages with them. BSI does not accept electronic payments. They're the only mortgage servicer I know that is not yet handling this concept from the year 2000. Yes! 25 years is not enough time for them. Give them a break! So if you do e-bill from your bank, well, the bank has to cut a check. BSI doesn't process these well - oh they cash the check, and fast, but getting to your account? Well. they don't like to do that. they take their time. 4 days? 7 days? Maybe they start alerting you that your payment is late, despite you sending it 14 days early and them cashing it 4 days before it was due. you can log tickets: they won't improve things. On one occasion my bank jumped in to help, and get on the phone with them and explain that they cashed my check already with proof. Constant minor irritation. If you have the choice, go with someone that can handle ebills like its 2005, at least.

      This company has the worst customer service EVER. We have been fighting with them for years to release the money from an insurance claim to make repairs. Every time you call, you get a different person and never your account rep who changes monthly, Also with each different person you get a different answer. And apparently no one knows anything and can figure anything out. I don't know if their system is built that way or their employees are either lazy or dumb. Either way avoid them if you can.

      Worse worse customer service. Employees very very rude. I wish never have loan with this bank. They treat me like shit. Their interest rates so high. If you want refund they take forever. They have really bad employees.

      Completely unreliable company. They advertise fast turnaround, but that couldn’t be further from the truth. I waited way longer than promised, and every update contradicted the last. Poor communication and even worse service. Definitely not going back.

      We started the refinance process on our home loan with BSI Financial on October 9, 2025. As we went through the paperwork requirements, we were informed that there would not be any out-of-pocket costs except for the cost of the appraisal. They did not honor this and changed the loan documents without notice on the day of closing. After speaking with several BSI representatives, including JJ **, Pamela **, and Matt **, they refused to honor the agreement of zero due at closing. This company is dishonest and predatory. We will no longer do business with BSI Financial Services.

      I would give zero stars if possible. My loan was sold to BSI Financial. It's been nothing but a headache. Calling saying my loan payment is late. I was set up for biweekly payments. Now they just take the payment whenever the hell they feel like it. Payment is due Nov 1st. They withdrew the money on Oct 27th. WTF!? Avoid this company like the plague.

      This is the most ignorant bunch of people I have ever dealt with in my life. We refied our home loan. The note was paid to them on Sept 23 2025. However on October 1 they withdrew our payment after they were paid. It has caused us to overdrawn our account. Management nor anyone else has been any assistance to us telling us 15 days from when the withdrew the payment before they can replace the money in our account. I would not recommend this company under any circumstances.

      If I could have chosen -5 stars I would have. Worst mortgage servicer I’ve ever encountered and this is my 5th. I didn’t chose them. Premier Bank sold my loan to them, so if you’re considering doing business with either of them, I would strongly encourage you to reconsider. Find a mortgage company that does NOT associate itself or sell their mortgages to this company.

      Are call centers a thing of the passed. One week BSI has a call centers & then poof they’re gone. The AI assistant is stuck on stupid as well. Unfortunately we did not choose BSI, they purchased our loan and it’s been different ever since. DON'T RECOMMEND

      I have a home equity loan with this company, I never applied for a loan through this company, my loan was transferred to this company and it's been living hell, they have sent paperwork to me for me to sign off to make them the primary lender, the female call 2 times a day for very small loan which is 35,000. It would be less than this, but they have added additional fees,, this is the worst company I had ever deal, if you can try to refinance, I'm in the process of selling my home to get rid of this slime balls.

      Extremely Disappointed - Worst Mortgage Company I've Dealt With in 24 Years. As a seasoned investor who has owned 9 different properties over the past 24 years, I can confidently say this is the worst mortgage company I've ever worked with. Their practices are misleading and seem intentionally designed to squeeze extra money from customers through escrow mismanagement and unjustified late fees.

      I was never notified by mail about an escrow payment increase. I had been making on-time mortgage payments without any issues--until suddenly, I received a credit alert that my score dropped from 780 to 660 due to a so-called "late" payment of a $600 escrow shortage. I was shocked to find out they charged a late fee for this, even though I was never informed of the balance due.

      To make matters worse, they switched my account to paperless statements without my consent. When I asked for the IP address that made this change, it traced back to BSI's own corporate location--meaning one of their employees made the switch without authorization. I even provided a screenshot as they requested, but after that, they stopped responding altogether. No apology, no resolution--just silence.

      Today, I received a misleading text message saying my mortgage payment was late again. This turned out to be another tactic to charge a late fee. I confirmed with my bank (who handles all my bill payments) that the payment had gone through on time. Even they were shocked. My bank representative got on a conference call with BSI, and despite confirming there was no actual delay, BSI still refused to waive the late fee. Even BSI knows I have always paid on time but didn't care for a customer or loyal customer. Their behavior is careless, customer service is dismissive, and their internal accountability is nonexistent. Everything I read in negative reviews has proven true in my own experience. I strongly urge others to avoid doing business with this company.

      A heartfelt thank you to BSI Financial and especially to Joy. I’m currently going through the Loss Mitigation process with BSI Financial. Although the process isn’t over yet, I feel the need to write this review because from the very first call, I was treated with care and respect. When I first contacted BSI, I was in tears. I was terrified that I might lose my home to foreclosure. But then I was connected with Joy, and she truly lived up to her name. She didn’t just assist me with the paperwork — she listened to me, calmed me down, and guided me step by step through the process.

      Even though I haven’t received a final decision yet, I already feel at peace because of the clarity and kindness Joy offered. She explained my options, answered every question, and treated me with empathy — not just as another file, but as a human being going through a hard time. BSI Financial is lucky to have someone like Joy on their team. And I’m lucky to have spoken with her. She reminded me that professionalism and compassion can go hand in hand. I give BSI Financial a 10/10 for the way they’ve handled my case so far, and I pray for many blessings for Joy — she is truly making a difference in people’s lives. Thank you. 💛

      Several of my loans servicing rights were sold to BSI recently. So far… so bad. Four of my mortgages were turned over to BSI and they have no way to group them. I have to pay each individually on their site. Four separate accounts with my payment information on each. I have zero faith in this company and their system (which seems obviously dated) and now my info is in 4 places. Not to mention the time suck involved in logging on 4 separate times to make these payments. I could do auto deduct, but with reviews I have read and the complete disaster this has been, I would be seriously foolish to trust them. I have no option but to deal with these people. Super excited….

      Tried to switch to my wife's bank account for autopay after 5 yrs of using my account. Do not know why it wouldn't work but still didn't work after 3 different attempts. Offered to mail them the payment and they told me not to do it, they would get it worked out. Finally had to switch it back to my account to get them paid, then they reported me as 30 days delinquent to all agencies the day after I paid them. Asked them to remove it and they told me no, despite an excellent past payment history and proof that I had tried multiple times to pay them multiple different ways. Even tried using a debit card to pay them but they do not accept that method. They a heartless, soulless heathens.

      RUN as fast as you can away from this company. Complete hacks. I have taken more than 6 property loans in the past with other lenders, and I fell for their promise of low rates and low fees. Worst move of my life. Complete fraudsters. I’m an educated consumer and they scammed me, I can only imagine how badly they work over the less financially astute. Pay at 12:01 AM on the day after your payment (payment day fell on a Sunday) and my account got hit with a 30 day late filing!!! Insurance damage to your home…You have to front the money for repairs before they will sign the insurance check! Who does this crap? Who has $30k to front for a new hail damaged roof? Trust me, never do business with these people. I plan to report them for their business practices. These people will intentionally ruin your credit rating to prevent you from getting a loan with another lender…Why else would they institute such clearly questionable practices?

      Do not use them. They will rip you off if they can. And whatever you do if your mortgage is sold to them; do not go paperless. You will not receive notices in the mail until it's months or even years later and the interest has tripled.

      Updated on 03/20/2025: I am a new customer, not even 4 months. This company has tried to make me fail. Sending correspondence to previous addresses, sending a insurance check 500 miles away from me where I had to drive and pick up. Still no apologies, still no customer service. This company will fail.... Do not do business with them... Please.

      Original Review: I guess lots of people think this company is suspect.... i.e. 1.2 stars. Do not do business with this company, they want you to fail. They will send correspondence to past addresses, mail any check to someone else at different address and talking to customer service is like gambling that they will do their hob. Of course, your gamble will fail... they will lie to you... cheat you and even take advantage of a disabled veteran. You people suck.
