    I have my loan set up on auto pay since the beginning of the loan, yet they have me as a month behind. I have been trying to resolve issue since April with no luck. They have destroyed my credit. This is customer abuse.

    I have had this loan for 24 months and it takes weeks if not months for this group to cash my checks. I have called 4 times and sent 3 emails asking for someone to find my 2 checks that I mailed in their envelope with a return address and a stamp. I always mail my mortgage payment and $2000 in principle if not more. I refuse to go with automatic withdrawal because I do not trust this company. Someone will send some email saying they are looking into it. I called yesterday, for the 3rd time on 1/17/23 and also sent an email. It takes 6 days for mail to go from NH to your site in Texas, presently it is going on 30 days since I mailed my payments. DO NOT DO BUSINESS WITH BSI.

    I have been contacting them for at least 5 times about my condo's master flood insurance. They either asked me to transfer to insurance department which the line broke many times or still say that they have not received the document. It is like the email they provide or the online portal is useless at all. I keep asking to escalate but no one responds.

    We built 2 years ago, haven't been late on payments ever, and even pay more than required monthly. We tried to begin the PMI removal process as our home's value has gone up tremendously. BSI called and said we needed to pay a $150k deposit before they can even appraise the property! Is this even legal?

    Updated on 03/21/2023: Very unprofessional, unethical, website is limited. Basically called to request help and got the run around for months, when I complained the calls started mysteriously disconnecting, and eventually they stopped answering my calls. So only option was to go to BBB, and then they had to reach out. This company is rotten, avoid at all cost if possible.

    Original Review: It has been 60 days since I requested they remove the PMI off my loan, they are giving me the run around, said it was being processed and would take 30 days, when I call they are unable to give me a confirmation number, or send me an email directly to me to confirm my request was received or being processed, they will only say it over the phone.

    When I press for a manager, they always hang up. This last time they said I have to email the request to a special email address, so the last 3-4 people I have talked to all said the request was received (by submitting email from their website), and being processed, but now about 60 days later it turns out I submitted the request incorrectly. When I ask for a manager now, call dropped while waiting (just today it was Samoa and Shamari who hung up on me, if those are even their real names) now my call will not even go through, I am sure they can see my cell phone number in the IVR and have decided to send me directly to VM.

    I started the process to request Pmi removal on my mortgage. I should be well within range, sent the list of improvements, as requested 3x now. This has been going on for a month, countless calls, countless emails. No one knows where the emails are, and every time I call customer service they ask me to resend the original request to remove and list of improvements. Which, in turn re-starts the cycle of customer service calls with a new rep. I can't seem to talk to anyone who knows what's going on. The appraisal was done on 11/15, I just want to finish this process so I don't have to deal with it anymore. I would really welcome some help here. I have sent an email to the person who is reviewing all of these reviews, also.

    They took over a loan I had from Ethic. I paid it off, however, they kept sending me bills, refused to help me and then ruined my credit score all because I still owed $1.59. They tried to get me to pay $345. Worst loan place ever.

    Original Review: I was offered two options in an overnight package for repayment after a hardship. I called to accept the second offer in the packet. My representative denied sending the offer and stated it must be fraud. He was not willing to research it so I requested to escalate. I left a message on his supervisor’s voicemail and have spoken with at least six other representatives. The manager never returned my call and they are still denying they sent this offer. The FedEx has their address, the company name and contact information and the documents have Fannie Mae barcodes. The manager in the prior reviews on this very site “Daniel **” was emailed my strand of communications and still has not responded to my email from 11/15/2022.

    We had gone through L3 loan servicing to get a cash-out refi which was apparently bought by BSI. The first correspondence we received was from our credit report that a payment was late. When my wife called, the person at BSI that she had spoken with told her that nothing would be reported from 90 days of the acquisition and that BSI had erred. The person also said that, because the amount in our escrow was so high, we were offered to forgo September and October payments, my wife advised, she would pay September, BSi would cover October, and if we needed more assistance in November we could call back and use the additional funds for same.

    Then we tried selling and buying a new house. The loan people told us that BSI was stating we NEVER made a payment. We paid the first month before the gentleman said we were good because he was making the October payment with our escrow account. According to the BSI agent at that time, Sept. And October were handled and would not be reported as late. We were then due for November and would decide at that time if we needed the assistance from our remaining escrow balance. So my wife called again.

    She spoke with Brandon (who wouldn’t give a last name) in the “office of the President”. He said he would need to review the call and would call my wife back in no more than 24 hours. 2 days passed. My wife called again. She was informed that “the BSI rep had given her faulty information and it was her fault!” And the October payment was NEVER paid. Now, I’m not the smartest person on Earth, but I believe that is called deceptive business practice.

    I called three times tonight to be given the runaround. Found the president and CEO's number. I guess I’ll update this if there’s a response, but judging from the previous complaints, it sounds like BSI is just going to ignore us until we escalate this situation through litigation? I don’t see why it has to go this direction, wasting everyone’s time and money. What happened to the days when someone made good by their word and didn’t try to brush off responsibility of their faulty promise on your wife?

    Updated on 11/17/2022: Just received a call from BSI Financial Services regarding a mistake they made with my loan that was acknowledged and made on a recorded line by a BSI Financial manager. I was informed that nothing has been corrected, my credit score will continue to reflect their mistake. This company does not care about its customers and makes mistakes, that they admit to, but will not fix. Beware.

    Since my loan was sold to BSI Financial shortly after closing I have had nothing but troubles with payments (monthly, escrow & additional principal) being posted correctly. I have always been on auto-pay to make certain payments are on time, putting the onus is on BSI to draft the funds on time. In March 2022 I decided to sign up for bi-monthly auto pay and this seems to be a challenge to the persons that post payments as they rarely get the monies allocated correctly. Then it becomes my responsibility to call some random phone representative and hope the payment and any late fee gets corrected in 3-5 days, their standard response. Issues with errors made by BSI should be resolved immediately or at the very least in 24-48 hours.

    Additionally, I made an "escrow shortage" payment through their portal which never posted and showed as "unapplied". When I called, rep said it's was my responsibility to call and ask for the "escrow shortage" payment to be applied as such. Really? No pop-up or note in the website indicating this was the process I needed to follow! I find this absurd. BSI runs its business in a most unscrupulous way. Clearly none of BSI services are truly automated and human error with no accountability and a phone bank of 'representatives' prevails. I will be filing a complaint with the AG and TX Dept. of Savings & Mortgage Lending. In hindsight, I should have told my RE agent I wanted JB Nutter to service my loan. I had 2 mortgages with them, now paid off. I knew their staff by name and could contact them by phone or email and receive excellent service.

    My loan was sold to BSI before my first payment. I have a condo that has flood insurance. The original mortgage accepted $120,000 for flood insurance. When BSI bought my mortgage they must have entered my billing zip incorrect (I received all mail from the original lender, the zip code BSI used for billing was the property address). They sent several letters to the incorrect billing address they entered and I never received letters due to their error that although my loan that was already approved for this coverage less that a month before they bought it, they wanted $244,000. I have been on their website to my loan account and under letters there is nothing about this. I did not know until I saw $2302 come out of my escrow there was a problem.

    I immediately called and got the coverage (I paid $299 for my flood for $120,000 to increase was only $44.00 more). I received a refund of only $1337.09 so for them to have the increased coverage for the few months they had it, I will be out $964.97. I was almost going to not cause a fuss over this whole issue due to the times I called no one seemed to care, until I got another notice dated after the insurance was accepted that I don't have proper flood insurance... Maybe since interest rates have increased so much BSI feels they do not need to care.

    BSI has owed me a refund for three months for drafting my bank account twice for payment. I have probably spent >15 hours calling and emailing to no avail. Talking to customer service feeling like running on a hamster wheel. Every agent tries to be helpful but I start at square one and am unable to get a simple refund processed. I have called over 15 times and always get a different story about next steps, some agents say it should be resolved in a few days, others tell me to wait 5 business days and call back.

    In July of this year I was charged twice for my monthly mortgage payment. Typically this amount would just be applied to the next month but the loan was in the process of being paid off already. I immediately notified BSI of the double charge and they told me a refund would be issued. After not receiving the refund a few weeks later I called in and discovered the check had been sent to the wrong address. The agent advised that I had to wait 30 days and could then request a check reissue to a new address. I waited, and then called back in and was told that a request would be submitted to reissue the check and that I would be called back.

    I was never called back and had to call in multiple times to get agents who would claim that they would work with cashier to reissue the check. Some would tell me the request was active and that I had to wait an additional 5 business days for an update and that I would be called back, I was not called back. Today I called in and was told that no requests to reissue the check were active. I was told that I could be transferred to a supervisor to help resolve. The agent attempted a transfer and the then the call dropped. Now I'm back at the beginning calling over and over to their default phone number.

    I completed a significant home renovation and simply wanted my PMI removed. I was already close to the required equity to remove the PMI, so this should have been simple request. I was instructed by BSI to send an appraisal and formal request letter to remove the PMI. I sent that information in April 2022 (Appraisal effective date was April 14, 2022).

    It is now October 2022 and I've had a slew of calls and emails with various BSI employees (No one will give me their full name or tell me whos handling my request). Each time someone gives me some random excuse or tells me that my request is being processed and it could take up to 30 days, which they have been telling me for six months. I work in the real estate finance sector so I know this is complete nonsense. At this point I have filed a complaint with the State Attorney General as well as the Consumer Financial Protection Bureau. I can't believe something that should have been a simple request has turned into this nightmare.

    BSI never removed a UCC put on my property after loan(s) were paid/satisfied in August of 2021. Property was in escrow and now cannot be sold whereby I am losing hundreds of thousands of $$$ daily. I have contacted their CS Dept who has acknowledged that BSI dropped the ball on this. BSI CS has advised they are dealing with their "shadow" internal "ROL Dept (?)" to get this resolved. However - the ROL Dept supervisor Christy C. states she is actively working with their "vendor" (who also seems to be a shadow entity) to get this resolved. Yet this tells me nothing more. No ETA - where they are at - NOTHING.

    I will not standby and have this happen to me and have retained legal counsel on standby if this does not get resolved ASAP. I have also contact (6) Leadership/Sr Mgmt officers of the company with formal complaints as of today. I also will be reporting them to the Consumer Financial Protection Agency, Consumer Affairs & to the BBB. I also see that BSI was sued back in May of 2019 for poor loan servicing practices to name a few. It seems that new leadership needs to be at the helm with all these poor reviews and having had a subsequent lawsuit with no doubt will probably be more.

    If I could give BSI Financial 0 Stars I would. I’ve had nothing but one problem after the other since my loan has been sold to them. My loan was sold to BSI on November of 2021 and my loan modification was finalized through my previous loan provider. Since BSI has received my loan they have stated that they never received the paperwork from my previous company verifying this. I contacted my previous loan company and verified that they sent the documents over. After months of dealing with this Omar ** contacted me and said everything was handled.

    Time has passed and now I’m getting negative marks on my credit as my mortgage is behind and I’ve been making all payments as instructed. I’ve called & sent emails for months to my loan officer, Omar ** in the loss litigation department…. And there’s been no communication despite multiple failed attempts. On another occasion I was told to contact Daniel **, a higher up in the company, and that he would get back with me and assist with my issues. I still haven’t received a response from Daniel. Customer service agents continue to say that they’re escalating the call and a representative from BSI will contact me within 24 to 48 hrs and no one ever contacts me back. At this point I’m beyond frustrated thinking that BSI was a reliable company that would assist me with my home loan needs but all I get is the runaround. I'm still seeking to resolve this matter and to get a response on these issues.

    This company has by far the worst customer service I’ve ever experienced. Reached out 4 times since I received my supplemental taxes with a excess of over 8K sitting in my escrow account. My original finance company accounted to the T what my taxes would be so the 8k excess was exactly meant to cover this exact scenario and would easily cover my tax bill but couldn’t and still haven’t received any help!

    Got a waste of time call from someone in a different department who had no idea what she was talking about and when I asked to speak to the right department she said they don’t do phone calls to email them. I’ve since emailed 3 times with not so much as a response, have called back 3 more times to speak with a manager who would supposedly call me at a later time who never did. I’ve received no help and their customer service is complete garbage. Wish Zillow never sold my loan to such a low budget company, save your time, sanity and money and go elsewhere.

    If your loan gets sold to BSI please do whatever you can to get away from them! My mortgage was sold to BSI back in December 2021. A loan modification was put in place by my former mortgage carrier, as to which BSI has to comply. However, they have not complied with the terms of the modification. Instead their response was they never received the paperwork from my former mortgage carrier. That's a total lie since I tracked the package containing the paperwork to the front office of BSI in Irving Texas back in December 2021.

    When I tell them this I am put on ignore. Most all my calls go to voice mail, and nobody ever calls back. I even emailed BSI a copy of the paperwork from my loan modification back in February this year. Still no response, even though I have been paying (and they are accepting) the monthly payments as put forth in the loan modification. I also, just found out today BSI never used any of the money from my payments towards my escrow account, which is how they are now trying to double my monthly payment saying there is a shortage in my escrow. How can a company commit fraud over and over, but still be in business?? Something needs to be put in place to get myself and the other thousands of individuals out of the evil clutches of BSI. >:(

    I am completely frustrated with this company, my current mortgage loan company. I've been on communication with different reps since July about my account. It says I'm past due and my bank statements state that I've been paying bi weekly. And it all started because I was double charged. Last time I spoke to someone the beginning of this month, I was told the past due has been resolved and I will be up to date. I look at my account and it says past due and now it's affecting my credit score. I am requesting communication via email because all this is done by phone with no documentations in my end. I have to write everything down. I am frustrated because this makes me look bad as a customer that I'm not paying when truth is I am paying bi weekly. And I have bank statements to prove it. I would like this fixed immediately and for me to have some answers via email. I've sent multiple emails.

    The company finally responded back to me, sad it took posting reviews to get responses. I then had to show proof of my credit being affected by their reporting as they weren’t showing in their system. Thankfully it was corrected before it affected our refinance.

    We had to do a forbearance on our mortgage thanks to COVID. It wasn’t suppose to be reported to our credit and the amount was to be added on to the end of the loan. When it came time to start paying again they reported the entire past due amount to our credit and won’t call back or give you status updates for an error on their end and no communication between their own departments.

    My loan was sold to these guys and I found out very late, went online (7/11) to schedule a bi-weekly autopay. I am checking today and the entire amount shows as past due. When I tried to explain that their website does not explain anything having to be done manually when setting payments up, the agent didn't care. I am glad I checked or they would have posted a late payment against me, even though their system screwed up - had to make an additional one-time payment - it would have been nice if the website had alerted you to that... Not happy!

    I have called over 5 times and they have no idea how to answer any questions. I have asked numerous times and Jonathan ** always says he will call me back, and it has been 2+ weeks and have not heard back. The person I spoke with for the 5th time, mentioned he would call me back, but couldn't confirm a time. I mentioned I have a busy schedule and need to know a time, I never heard back. The person on the phone, mentioned they cannot keep me on hold, so now, I am asking the dumbest questions to wait until Jonathan can reply to the lady on the phone whom I am talking to, to give a time that he can call me back. If a manager can please, please, please call me at ** that would be greatly appreciated. P.S. RUN and CHANGE lender as fast as possible.

    IF YOUR LOAN IS SOLD TO THIS COMPANY GET OUT IN ANY WAY YOU POSSIBLY CAN! To say our experience with BSI has been a nightmare is a complete understatement. Our loan was sold to BSI at the beginning of 2021. We started receiving communication from BSI that our payments were incorrect and BSI was going to "re-do" our loan modification from our previous mortgage lender.

    We found this confusing, because our previous mortgage lender told us our loan modification we had been doing with them would roll over and continue with our NEW mortgage lender (BSI). For BSI to tell us that they had to "re-do" our modification was the beginning of this nightmare. Since March of 2021 we had received little to NO communication from BSI about what is happening with our loan. Anytime we call we were told that our Account Manager was "on lunch" or "not available" no matter what day of the week or time of day. We were finally given the email of our Account Manager and after emailing her, we finally were told that "they were looking for options for us" and they would send us an update.

    This continued all the way up until Jan of 2022. We were told during this time, to not make a payment on our mortgage as our mortgage was "protected" as we were in the process of a NEW loan modification. We called around March 2022 to see if we could receive an update, and we were told we had a new Account Manager and that they had made a decision on our loan without communicating to us and without sending ANY information or paperwork. To this day we still have not received paperwork for this so called "new modification" that was supposedly created without our knowledge. We were recently told that any and all loan modification paperwork including from our previous Mortgage Lender is LOST or was NEVER received.

    This was told to us after our previous Account Manager for BSI had CONFIRMED with us that they had received and were processing our completed modification with the previous lender. Any time we received any communication whether that be from Customer Service or Account Manager we were given different start dates of this supposed new Loan Modification as well as different prices for our new mortgage. This has made us feel we CANNOT trust this company with our money and our home. To date, we still have not had any contract paperwork or communication sent to us and are in a "waiting period". This company is disturbing and ruining individuals' and families' livelihoods and shelter. They do not care about you! They just want your money, legally or not. We are looking into getting the law involved here soon.

    Since Jan 2022 I have been trying to work with BSI to remove the PMI. They requested that I submit it in writing along with a full appraisal report. The appraisal came back showing that was at 80% loan to value. After zero response from this company I started to call them almost every other day. They are absolutely horrible. Never do they return a phone call. On May I made a principal reduction of $8,000 to have my loan at 78% loan to value and they would have to automatically remove the PMI. I finally learned last week that they denied my request and rejected the appraisal report. The only reason they gave me is that I had not provided any documentation showing any home improvements.

    Although I continue to informing them that I did not purchase a resale home. I bought a new construction town home. How does one upgrade new construction??? I obtained all of the upgrades the builder had to offer including picking the last corner lot. Which if they were smart they would know that the corner lots costs more. Why would I purchase a new construction only to turn around and remodel it??? I am unable to refinance the property only because the interest rates are currently higher than what I have. In 2019 the Consumer Financial Protection Bureau announced a settlement with BSI.

    Escrow refund check was issued wrong. Tried depositing it and my bank can't accept it. Called them 4 times since 7/7/2022 and they keep saying that they sent email to their cashier dept, but no resolve.

    Received a letter regarding mortgage from BSI, became concerned. Called Wells Fargo as we thought they sold our loan. They did not. Our loan was still with Wells Fargo. Called BSI and they said we had to pay and had all our information. I asked how they got this and what was going on. Was told our home was being foreclosed if we didn’t pay balance owed. That we had one year to pay and and they needed financial information. This company is a fraud and has illegal processes.

    I’ve had this company for 3 years and it was fine until I refinanced my loans. My original loan was fine but my my 2 loans were unable to be paid no matter what manner I tried. Their customer service is spotty but the customer service can’t fix that I can’t log into their broken portal. They kept saying they will email and mail me but I don’t receive their mail and I don’t receive their emails. They won’t send me the IRS 1098 forms so I don’t know whether I should turn in my taxes without the document they won’t send. They incorrectly marked my accounts as delinquent so they impacted my ability to buy an investment. I still can’t get my one account on autopay so I can be done with speaking with them. I just asked Allied Mortgage for help because they use BSI and I don’t have anyone else to ask. WORST COMPANY EVER!

    I requested PMI be removed from my loan and was told all that was needed was an appraisal, which I paid for and submitted. Now I'm being told that my request is denied because my loan isn't seasoned. Per the Fannie Mae website, PMI can be removed if property improvements have been made and the LTV is greater than 20%, which my property is. Regardless, BSI will not remove my PMI despite the property improvements clearly outlined on the appraisal. My LTV is ~40%!!! No communication from BSI throughout this entire process, which is absolutely unacceptable.

    Our mortgage was transferred to BSI financial in the middle of a loan modification. Since submitting all of the documents again to BSI, it has been absolutely terrible. Our point of contact has changed twice. The first time, we only received a letter from BSI with the name and contact number for a woman and I was expecting to receive documents via FedEx. Nothing came for several weeks, so I called back. Once I spoke with our first point of contact, she was very rude and unprofessional and she stated that it was 6 weeks with no response to what we wanted to do, so now we had to start the process again.

    Several days later she calls me back and has a whole new attitude. She stated that it can take up to 8 weeks before they mail out our documents and that we should be receiving them within a couple of weeks via FedEx. A week goes by, still no documents, but a letter stating that our point of contact has changed to a gentleman. I have tried for days to get ahold of our point of contact, still nothing. I am just at loss for how much of a con this company is. I don’t see how they are still in business because they don’t communicate whatsoever even with the clients are trying to call time and time again.

    Just as everyone else has stated, all in a few days to months apart, this company is TRASH! I do not recommend staying with this company let alone have them keep order of your affairs. I am not sure how they are still allowed to do mortgages. There is no communication via telephone or email. The customer service reps LITERALLY cannot answer any questions or help you out. I cannot keep track of the amount of unanswered questions, calls, and emails I have left for this company. I have been trying to get in contact with someone reliable since March of this year. Here it is June and we're being served with paperwork.
