I am on the phone with a representative right now due to receiving a letter with my home address on it with someone else's name on it! The representative is not able to tell me why this happened but says it was a system error. The correspondence sent a week ago had my name on it so I am not sure what is going on! On top of that, they have my personal residence listed as a rental property! I was floored! The male representative last week said that he will make a note that this is a primary residence! Unbelievable! My loan was transferred to BSI on 4/4/24 and it has been nothing short of a nightmare since! NONE OF THE REPS KNOW WHAT THEY ARE DOING! Avoid them at all cost!

Horrible experience every step of the way. Do you have any questions about your account? Too bad. The customer service representative at the toll free number won't be able to answer it. Have 48 hours to wait? Great! They'll assure you someone will call you then. Like being disappointed? Even better. Because you will be as the phone call will never come. Like sending emails? Sure! Try that route. But, don't worry. You don't have to sit and wait for a response to come. Because it never will. Like receiving a monthly mortgage statement? Who doesn't! Not with BSI. You'll be lucky if you get one, once per quarter, or on any random month they choose to send one to you, if at all. If there is ANY other company you can do business with. Use ANY other company.

Hello, the customer service is really terrible. I have never had a company refuse to give me a pay off quote or allow me to pay off a loan before. They require 3-5 business days to email it to you. Every other financial institution gives it to you or has an automated option to get it instantly and is more than willing to take your money. Steer clear from this company!!!

If you like being demeaned, ignored and gaslighted, all over a mortgage… this is the place for you.. they have these specialists that work there and they have minimal education, probably no more than highschool/ged to qualify for they job…. As a result, their policies change every month, their word changes more often than that. It seems they do things off the hip, while having no education.. Messing up the procedure and then blame everyone and everything else except for their attempt to get some type of satisfaction. I swear they put off answering your calls to put you in a bigger bind, then bask in watching you try to figure it out as they sit back and lift a paperclip.

I will note that I did not select this mortgage company. My mortgage was sold to them by my original lender. BSI is extremely unresponsive and unprofessional. The only way you will get a response form this company is if you file a BBB complaint against them. Even then it will take several months for them to respond. I canceled autopay and removed my banking information because I was selling my property and was instructed not to make a final payment to them. BSI still charged my bank account without my permission, complicating the closing of my home. Further, they routinely undercharged my escrow account for taxes leading to several thousand dollars of a deficit in my escrow. BSI knew what my property taxes were and still did not charge enough in escrow. If your lender sells your mortgage to them fight it at all costs because you will be in for the worst mortgage experience possible.

My wife and I are retired. We purchased a retirement home in a plus 55 community and put down more than 50% on a conventional loan. Unfortunately, after 1 year ownership, BSI bought out our loan. Both my wife and I have former marriages and have bought numerous homes together and separately in our lives. Never have either one of us have had the miserable experience and massive amount of aggravation than from BSI. No one answers the phone when requesting a supervisor or higher manager, or responds to emails. They hit us every year with escrow shortages when money is in the account and raise the monthly loan payment by 10-20.00. We have had these nabobs for 3 years now and it's pure hell to deal with them. Now I'm taking the initiative to stop the homeowners ins and taxes and to stop automatic payments. Do not use this company or let any loan person use this company. They are scammers!

I would avoid this company at all costs. We would have refinanced and gotten rid of this loan by now, but rates are too high. This company messes with your account, they can’t explain escrow issues, they continue to rack up fees instead of just being helpful and getting the issue figured out. The calls get mysteriously disconnected *all the time* and nobody ever calls you back. Nobody emails us back. At some point, this company should be held accountable for what they do to their customers. I was a realtor. I would never recommend this company to anybody in fact, my advice to you is to run in the opposite direction. It doesn’t matter if you are three days away from closing, if this is the company, who’s going to take over your mortgage, do not do it.
Before you decide to work with a local lender, find out who they partner with because BSI is a partner company to the local lender that we used for our home loan. They didn’t sell our mortgage - BSI is the sister company to our local lender. So be careful who you choose. We put in a request for an escrow analysis, two weeks ago, and never heard back from anybody. We called again two days ago, she said the request never been submitted so she was going to do it… Well, guess what. The phone call dropped, and nobody ever called us back. In addition to that, we have emailed them multiple times with proof that our taxes were reassessed and dropped back down, and they couldn’t care less. Nobody responds, it’s like trying to talk to a wall. I am astonished that this company is still in business. You would be better off using a company like Rocket Mortgage - and I never recommended them for my clients.

Long story short, I forgot to put in for my homeowner's exemption & BSI increased my escrow amount to cover to the shortage -- fine, I understand. For the entire year of 2023, I paid them back & my escrow refund check was issued 12/18/23. Come to find out, that same escrow check with this huge surplus was voided by their escrow department & they put back into my escrow account with no notification. BSI is presently holding my $5,722.92 with no way of getting it back. I called this morning & the rep was attempting to be helpful, but she couldn't get an answer as to why it happened or why they're holding my money. I just want my escrow refund.

This is the worst company to have any connection to! You can never get an answer from them, there's always a completely different answer from each person you talk to. It's like not one person has a clue what they are doing. I sent an important form in to be reviewed and processed, as per BSI, which they confirmed was received the day I sent it in. A few days had passed and I hadn't heard from anyone. They told me they never received it, but I have proof! Then they couldn't give me an explanation as to why my monthly amount was changing. Just beyond terrible! It's always the run around, worst company ever!

I make my typical online payment that is intended to be my last payment that is paid a week before the due date, only to find out 2 weeks later that they did not apply it to my account. I was told by the CSR that she would submit a ticket to get it corrected. 2 weeks later I received documentation from them stating that I am past due and I needed to make a payment which included a late fee. After speaking to 5 different people I finally told that I must wire them money or send certified money overnight in order for them not to report on my credit. The fees included in this payoff included addition interest for the time that they did not apply for payment, a late fee and LIEN RELEASE PREPARATION FEE (PASS-THROUGH BY A THIRD PARTY) and LIEN RELEASE RECORDING FEE (PAID TO RECORDING OFFICE) which adds up to $127.19 in fees in order for them not to report my credit. What a scam!!

I'll just add my input to the hundreds of other one-star reviews. I have several rental properties in an umbrella loan that was transferred to them. I arranged to sell one of the properties, which their own records show is allocated for $107,000 of the loan, but they are trying to make me pay them $133,000, which is $26,000 more than what the property is allocated for. So I will make almost nothing on the sale, and then they told me that even AFTER I pay $133,000, my monthly payment will still be the same!!

BSI Financial Services is by far the worst company to deal, poor customer service, saying you are delinquent when you are not, does not respond to emails, reported me as delinquent on home loan payment over one cent, one penny, would NOT RECOMMEND TO ANYONE, just a horrible business to deal with.

BSI Financial does not return phone calls, answer emails, or resolve issues at all. I have been working with them for several months to remove PMI from my loan, and they give me a different excuse every time. Just a horrible company to deal with!

BSI has to be the worst for updating their payment records. Whenever I give a payment, it may take a week or more before it is posted on my account and the payment taken from my bank account. I'm on auto withdrawal and there has been several times that the payment is not withdrawn from my bank account. I give extra payments and of course my next payment due date is several months ahead of my actual due date. When I call to inquire, I'm told that the payment is not due until several months later. I can't put through their little brain that I'm on auto withdrawal and the payment should be taken from my checking account on the first of every month regardless. Personally, I don't think that these people are qualified to do the job they were hired to do. A computer is only as smart as the person in putting the data. The only answer that I get from these morons is, " The payment is not due until December."

This company is the worst to work with. They never respond to emails or calls that you make to them. They all lie and most of them know nothing about your account. I tried to get them to do my escrow analysis due to they have me overpaying for my insurance portion by $200 a month. First Maurice said it would be done the end of the month. When I called back Rosanna said it could not be done at all. Then the Manager Brandon said they would not do it until next year. He was extremely rude and when his manager, he said he doesn't have one. Which I find hard to believe.

I canceled my auto payment via their website and scheduled my mortgage payment for that same day via their website as that is the way I prefer to submit the payment. The payment was processed then come the first of the month the auto payment was also deducted resulting in two full payments (over $7,000) in one week. I called "customer service", and they informed me that the auto payment feature takes time to be deactivated (not indicated on the website). They offered to refund the second payment and informed me that it would take 10 business days to be refunded and it could only be sent via check in the mail. After not hearing or seeing the check after two weeks I called and was told their finance department would review it after 10 business days then send the check..
The check never came, I called again, and they told me the check is shown as sent but all they can offer me was to wait 30 days after the check was issued and then they could void the check and send me a new one or just reapply the amount to my next mortgage payment. I waited the 30 days and was informed the check was void and now I needed to submit a letter stating that I want my payment applied to my account. Two days after the check was voided by BSI it was received in the mail in a second envelope with the initial check in another envelope that had been returned to sender as they mailed it to an old address that should not have been associated with my account. I emailed BSI the letter they requested and have yet to receive an email back after one week and three follow up emails. It has now been 47 days since I brought the issue to their attention. I have placed seven phone calls and have sent four emails and have yet to receive the resolution.
My mortgage is due in five days and if the past issues are any indication of my payment being processed and applied to my mortgage, I do not have high hopes. Every "customer service" agent has not been helpful in any way other than telling me to wait for the next step which always has some arbitrary number of days associated with it until the next action can be taken. Then after that certain number of days there is also another piece of information not provided that needs to be submitted and then they have certain number of days to be processed. After every call with their "Customer Service" center I have received and email asking to rate my experience with that agent. Every time I have submitted a poor review and there is a question if I'd like a supervisor to call me about the issue. Every time I have submitted "Yes, please call me" but have never received any communication.

I called BSI on 9/20/2023 to ask if they had any options available because I was getting behind on my mortgage. The first person I spoke to told me I didn't have any options, then she asked me what is causing me to get behind. I started to explain and the call was dropped. I waited a few minutes but she didn't call back. I called back myself and spoke with a William. He told me I would not qualify for a Modification because my interest rate is at 2.75%. He said I could apply for a deferment but he doesn't think I will get approved. He told me that I couldn't keep applying and keep getting approved for the deferment.
I had previously applied because I was coming out of a 3 month forbearance, at that time they told me I was not allowed to extend my forbearance. I was extremely disappointed in the way I was treated by both Reps. I felt no empathy. Why was I told I wouldn't get approved for deferment or a modification. They did submit the request for deferment because I insisted. Can you imagine how many other homeowners have been treated this way. My life has drastically changed due to Covid circumstances.
About 1.5 years ago I got a call that my Father was ill in Washington and that his wife had Covid. I picked him up because his wife was ill in the hospital. She passed away and then I became responsible to care for my ill father. I had to quit my job to care for him full time. I eventually found out about IHSS and I receive a very small income. I have had to adjust financially. I have been looking for work because IHSS doesn't pay well. I must return to work. We figured out how I can get IHSS to care for my DAD while I go back to work but until I find a full time job, I need help if possible.

If this company has taken over your mortgage BEWARE. This company bought my mortgage from my previous servicer and it has been issues ever since. I have to get on the phone with them every month because even after paying my mortgage for the month somehow I'm always a month behind. My monthly payment has changed 3 times due to my insurance and tax increases that somehow never changed according to my statements from those providers at the end of the year. I have had some agents actually research and correct the issue only for the "system" to reverse my payments and place my account a month behind. They reported false claims of delinquency to the bureaus and everything is always escalated and you will be called back only to not hear from any agent again unless you are persistent in calling.
The agents have attitudes and are always accusing you of not paying your bill. I even presented proof of payment from my bank and I was told they only go by their system but your system is missing the payments and the credits that were valid the month previously due to overcharging is now reversed and sitting in unapplied funds that can't be applied for some reason. Oh wait ma'am. No there aren't any unapplied funds and apparently no explanation for the disappearance of those funds. Each agent has a different explanation for everything. Plainly put I feel like this company is operating a scam and misappropriating funds that are being paid towards the mortgages they are supposed to service. I pray daily someone takes my mortgage from this scamming company.
I requested to speak to a manager back in April, it's now September and NO ONE has contacted me. The one lady that finally figured out the issue and corrected it, is ironically no longer with the company. She discovered that I was to be sent a check that was never sent to me from an insurance claim so I had it applied to my account and paid the difference to make a full monthly payment, that money has now disappeared. Along with the previous credits and payment for a couple months before.
HOW IS MY MORTGAGE NOT ONLY CURRENT AND A MONTH AHEAD ONE DAY AND THE NEXT DAY IT'S 2 MONTHS BEHIND? LITERALLY. And no one can answer that question. I don't understand how this company is still in business and allowed to continue to operate in such fraudulent and scamming business practices.

Please stay away from this fraudulent lender, they all trying to rip off their customers' money by lying, accusing to charging extra fees in anyway, their system is terrible, now I'm finding a way to escape from them, they dragged my credit score down, and I always paying extra $$ on the top of my loan payment by their lying accusing of being late payment,.

This is by far the worst mortgage company I have ever experienced. After THEY failed to pay the annual property taxes, mailed me a escrow refund check, then proceeded to double my monthly payment to make up for the error. I have been in contact with the multiple time via phone and email requesting the close the escrow account and I would pay directly. It has been 3 months and has not resolved. Despite multiple emails with the request (as directed to do) and directly mailing a written request to close the escrow they still claim to have not received the request. (Even though they cashed the checks that were with the notice.) I would never recommend this company or used them (my mortgage was sold to them). They are disorganized and do not respond to anything.

I have had multiple issues with this vendor -- including most recently mishandling of my insurance and misallocation of funds. In the few years we have been with them, they have made at least a dozen errors on my account and their responsiveness to such is terrible. You have to leave a ton of messages and sometimes the "email us" button doesn't even work!

PSI we got a little behind and they are not working with us. They are lying about the time they said that $675 payment we gave them went to late fees instead of a mortgage which they never told us about and I believe that late fees come at the end because it was paid as a mortgage payment. I see other reviews that they are doing unethical business. So for anyone who is interested I have contacted senator Ron Wyden's office in Oregon to have them investigated. Anybody who has something to say about this or has the same problems of the unethical practices of BSI please contact Senator Ron Wyden in Oregon and let's take these people where they belong out of business.

Updated on 06/23/2023: New comment on the situation from the previous review: the banking day is over. Just like I supposed, BSI Financial Services, who 'escalated the case' to 'provide me with the Payoff statement'... did NOT send me (their client) any Payoff statement that, as they said yesterday, they already have generated.
The Customer Care told me that 'if you continue calling here, it will be harassment' ahahaha). So DEMANDING a piece of paper that you need urgently and that the company lies about for 17 days, and calling several times before the banking day is over is not welcome in BSI. Everything must be smooth and slow, I suppose. Relax, pay your mortgage (for the house you sold 10 days ago), don't worry, pay, pay, pay please. Don't call them. Pay. Pay more. Don't call. Ever. Don't ask for papers. Just pay. They don't earn if you payoff, so they prefer you to pay, not to pay-OFF.
I found BSI's VP phone number (because they published an article that 'they CARE' and want to make their service better). But when you call this number - there's a voicemail. Well, I left a voicemail. No result. The same article has their Sales Director direct number published. Because they CARE. A voicemail as well. I left a voicemail. Zero result.
DO. NOT. USE. BSI FINANCIAL SERVICES. EVER. McDonald's has a better service. Public toilets supervised by rangers 100 miles from any town have better service. God, Skid Row has more options to get the answers you need that their support. I am 100% positive that when the system is THIS broken, it's not a 'malfunction'. It's made on purpose. There are zero sane reasons for a mortgage company to NOT send a client a payoff paper in 1 (one!) minute if it's prepared, except for to delay the payoff and generate more profits for the company. I saw there's some amazing AVP responding to claims here. Hey, sir, you're welcome to:
1) Make all my payments since June 13 ZERO (0.00 US DOLLARS, just to be clear. Because it seems to me BSI does not understand human language properly) because there is zero fault of mine you did not send the Payoff. All the money for the payoff is frozen on Title's account - I can provide you the Title's contacts for you to confirm this.
2) Explain this mess to the public.
Meanwhile starting Monday I'm planning to call every producer on the news/media I know to make a TV report about your super amazing, innovative and progressive corporation. Mess like this MUST be on air.
Original Review: TLDR: For 17 days BSI can't deliver PayOff statement for me to payoff the mortgage and charges me money for the mortgage on the house I do not own already for over 10 days. I had a very small mortgage for my house. We got a buyer for the house, and the Escrow started preparing the deal, and requested a payoff statement from BSI Financial Services. They DID provide this statement, but the Closing date moved for 2 weeks, and we had to request a new Payoff statement with the updated pay-off amount. THAT's when their game started - and continues to this day.
The Close Of Escrow date now became June 13, 2023. My Escrow company requested the payoff 5-6 days before that (because BSI asks 3-5 days to prepare the statement. This alone is super funny in the 21st century, in the age of computers: they need a WEEK to calculate a very simple formula, AND they charge you money for this). 1 day before the Closing my Escrow company contacts them again - and BSI says "we will fax you the statement". The fax never arrives.
On the day of Closing my Escrow contacts them again. They "fax it again". Fax NEVER ARRIVES. Escrow tells the fax does not arrive, and BSI says they will email the statement (woah! Really? You use email in 2023?! Wow).. "till the end of the day". Funny. Needless to say - email never arrives. Neither to spam folder, nor to inbox - nowhere.
On June 15 (the house is SOLD for 2 days already! ALL the money for payoff is frozen on the Title Company account) Escrow tries to get this Payoff again. BSI does not provide it. Today is June 23. TEN DAYS (!) after the sale. ALL the payoff money is frozen on the Title Company account. The Payoff paper is still not provided to any of us by BSI. BSI Financial CONTINUES TO CHARGE ME INTEREST EVERY SINGLE DAY. I am paying mortgage for the house I do not own + ALL the money for mortgage payoff are deducted already from my sale proceeds and 'frozen' :)
BSI's 'Customer Care' center does not care at all. They informed me that they "escalated the issue". But it resulted in nothing. I asked to contact "Payoff department" - the response is "They do not take calls". That is ridiculous. Yesterday (June 22) I called them and they told me that the Payoff Statement is generated and "will be sent in the morning" (of June 23). I demanded a copy to be sent to myself (not just the Escrow). They recorded this note. None of us received anything from BSI.
If they don't send us the Payoff Statement till 1pm PST, the banking day will be over and BSI will charge me interest for Friday, Saturday, Sunday and Monday. Well because the mortgage is still active. I they stretch it till July 1, they will charge me the mortgage monthly payment. So I do see what their profit is: they simply take my money every day while I can't payoff the debt because the title company tells me "we do not know the exact amount to pay off - we need this statement".
ALSO a super, super, super funny thing that proves BSI's IT department is funny as well. When you are BSI's client, you have an online portal (myloanweb) you can log in and see your mortgage data. AND your payment statements. But: BSI does not publish "Payoff statement" on this site. They do generate them. They do charge for the payoff preparation. But this document is NOT uploaded to your very own online cabinet. Because: "We do not publish Payoff statements in your online cabinet, sorry" (very good reasoning).
As you see - 1* is the maximum this company is worth, the true rating of their professionalism. It must be made a felony crime to make obstacles like that for the people to pay off mortgage. Meanwhile, enjoy paying them interest every day or THEIR slow and unprofessional work. I found the only way to fix this nonsense: I ordered title company to OVERPAY the loan amount with some $30-50 over our own calculation. But this is simply insane. SEVENTEEN days to make 1 (one) piece of paper.

I tried getting ahold of BSI several times to no avail 98% of the time. My mother passed away without a will, had to go through probate court. Tried contacting them afterwards for them to stall me the whole way. I have all my emails. And complied in time before the redemption period ended. Even speaking with their attorneys. Still got nowhere. Now we are in court to evict. And they presented my contact information to the court as Occupant..Really. You have all my information it was presented to you before the deadline. Now this and you literally tell me you don't have to respond and I'm too late. Wow..This home has been in my family for almost 45 years. I got with my lender whom also spoke with Orlans (bsi attorneys) in email before the deadline. For them to come back and say 11 day's later it's too late. I have been fully approved and cleared to close and you just want me out. You bsi totally just disregard people. With no remorse, no contact.
While in court the other day their lawyer stated bsi doesn't have to reply. That's nothing new. I just don't understand their reasoning. The house has no emotion for them, my money is just as good as the next person's and they would be out from underneath it. But no they completely ignore you till it's too late. And their realtor they have babysitting the house keeps calling me telling me I can either move or make a offer. Really because their lawyer stated their not going to entertain any offer they want me out. It's been a nightmare, bad enough for the loss of a loved one but for a company who just acquired it a year ago to completely ignore me then turn around and blame me. This is just ridiculous.

Our mortgage loan servicing was transferred to BSI in November, 2022... asked in January to have PMI removed as I was below the required amount. I was told by the customer service person that it would take at least 30 days, but never heard anything. Spoke to Ben #** on 3/10/2023, told me he saw the request submitted on 1/10/2023 and would check on it and call me on 3/11/23, but never did. Called again a few days later, was told by Estella that I had never submitted a request to remove PMI? Talked to Brandon #** (manager) a few days later, he told me the unpaid balance was not below the 78%, which it was, said he would escalate and call me by the end of that day, but never did.
Called again on 3/16, actually got to speak with Daniel **, who gave me the INCORRECT email address for the PMI department, and then never responded. I did finally get the right email address, sent the request in again. Received a call from Nicole at BSI, informing me they could not remove PMI because unpaid balance was not low enough, I asked Nicole to calculate it and she said that I was correct and the UPB was below the 78%, so she said she would escalate, and I should hear back within a week, but nothing happened. Called BSI again on 4/20, talked to Ben, again, who transferred me to Brandon, again, who said he would check on it and call me back by the end of the day or the next day at the latest...never heard from again.
Received a letter on 5/27, telling me they could not remove PMI because of late payments - NEVER PAID LATE! Called today and spoke with Estella, she reviewed payment history and agreed it was never late, asked PMI department to review and advise, but their estimated response date is 6/5. You cannot get a response and you cannot get a resolution!

Updated on 4/27/2023: I posted my review and did get a quick response saying, "We apologize and it would be looked into. Please provide your info." I provided my info and now it's been 2 days and nothing. I have emailed from the website over 3 times and nothing either. Please email me back. I was told I would receive my refund end of March and it's now almost May.

I was told I only when I logged onto website that I should receive a escrow refund almost a month ago and still haven't received it. I did a recast the beginning of the year. (This is when you put extra money towards your mortgage and the payment is recalculated). They have been a mess, they continue to send me late payment notices. I have called multiple times. Every time I call someone tells me they fixed the issue but it isn’t fixed. On my login page today it states I am behind. I have also tried the email function from their site and no one responds. Bad experience, seems like they don’t have the resources to operate with any efficiency. This is still not resolved after 90 days.

It clearly seems as if I can never get in touch with a manager or anyone!!! This has been far more the worst company ever and I will plead for you all to avoid it in all cost! With the fact that they gave me someone else's SSN, loan information and personal details and when I confronted them about it, they told me that it was a "Jane Doe/John Doe." I called the person's phone number and this was their legit information. After explaining to the supervisor that I feel unsafe of giving my personal information over to the representative, she purposely did not send my documents over and cause my house to go up under foreclosure and now she won't answer the phone! Definitely going to seek an attorney because this is not right!

My Mortgage loan was just sold to BSI Financial Services.. I made a mortgage payment that was mailed out on March 8th, today is March 19th..They have not cashed my check.. I just received a letter from BSI Financial Services stating to me that my loan is behind.. My loan is NOT LATE!!.. As this company is violating Federal Law.. As under FEDERAL LAW, during the 60 day grace period anytime your loan is sold off to another servicer you have a grace period and there is to be NO LATE FEE charged.. I do not want my credit ruined on behalf of this company.. I pay on time and never had a problem with my previous loan servicer.. This company will be hearing from me. I will not let this go.. I will see fit that they do not mis-treat me and violate laws with me.. !!! I am extremely upset and they messed with the WRONG PERSON.... Based on the other reviews I have read about this company they need to go out of business.. They CANNOT DO THIS!!!

Originally Ethic had our loans, they sold it to BSI, problem is. Only one made it to BSI. I would ask and ask and ask and ask about the second loan. BSI didn't know, Ethic stonewalled me. Eventually we get a letter that the loan is overdue. I call and say I don't see it on my account and you never contacted me like you said you would when you got it from Ethic. I was told they didn't have to and that I would need to create a second account for the second loan. How was I supposed to know this? I guess magic. Time passes and I'm trying to get this loan in good standing. They even sent me a letter saying to call Joseph **. I HAVE, many times. I get nothing but voice mails and funny thing is the voice mail goes to a completely different extension than the one on the letter.
I tried emailing them through their own website...Nope. I googled how to contact them and I tried emailing them directly...Nope. Now I know this sounds like I'm making this up but put it this way, my credit is good/great, I pay all my bills on time INCLUDING THE OTHER BSI LOAN so why would I just not pay this one. Oh and besides I'm not the one who had to settle with The Consumer Financial Protection Bureau for violated the Consumer Financial Protection Act of 2010, the Real Estate Settlement Procedures Act, or the Truth in Lending Act for its shady practices just like this. I really don't know what to do...

Received a letter that I owe 125.17 - I paid on 2/14/23. I log in to pay my March mortgage on 2/27/23 and saw another 125.14 payment was owed. Looked at history and saw the first 125.17 was paid on 2/14/23 with the "Cash Receipt" as description. Called to get ask why was on hold 33 mins called from 6:30am PST - 2:00pmPST. Each time the recording said I would be on hold for over 10mins but click 1 and someone would call me back. I click 1 and no one call me back. I want to know why am I being charged $125.17.

My home received substantial damage due to Hurricane Ian. Because I carry a mortgage my insurance check was sent to BSI so is in charge of all disbursements. All I can say is what a Nightmare!!! I have to fight for the 3 reimbursement requests I have put in! On all 3 I had to pay out of pocket to each vendor, for a total of over $15,000! BSI does not make this process easy. At no time has anyone walked me through this process!
I am stumbling upon their processes with each phone call. I have dealt with a different person each time I call! I ask for return calls and rarely get them. Each time I receive a different answer. The last time I was told I would be receiving a check for payment in full only to be told today it would be a partial payment. Today I asked to speak to someone in management. Let's see. I've also emailed the company and uploaded a letter to my account. As soon as my repairs are finished I'm refying just to get away from this company!

BSI took over our loan right after we purchased our home in May 2022. We have had nothing but trouble ever since. Can only pay through their online account or calling an agent; no Bill Pay option. Until this month they only took checks, no other debts. Every month it is a problem. This month the agent took the payment twice on two consecutive days. The account was up-to-date and was not behind; she just took two payments. BSI admitted it was an Agent Error but it would be several days before the money was reversed and put back into our account. At the same time they were going to charge me a late fee because when they reversed it would make it look like it was late. It was on time and up-to-date, just the agent took two payments (a full payment and a partial payment for almost the same amount).

I am so happy to be following up on this matter to say David with BSI Financial Services was able to help me resolve my issue. Not only was he helpful, but he is probably the only representative that ever made any sense at BSI. I was not asking for anything unreasonable. A credit reporting had been made saying my January payment was missing when in reality it was incomplete...not missing. I am a bit unhappy about the fact that it took way too long for someone to actually listen to me but getting this over with was worth it honestly.

I just received notification today about a mortgage payment reported over 30 days late by BSI financial. I had made a partial payment for the month of January, when this happens, the only way to pay the balance is by contacting a representative over the phone. I started making phone calls about 16:30 to make the rest of my payment on 31 January and for the life of me I could not get a human to answer the phone. I called their number 877-221-9883 many times, then decided to try a number that was listed on a notice I had received from AAFMAA 877-206-8940. I realized AAFMAA stopped doing business with BSI and a different servicer would now be collecting my payments. Naturally I freaked out because I knew things would get messy if I didn't get to make my payment through BSI and of course they did. The new servicing company could not find my account because the transition was happening the very next day.
BSI never picked up the phone, and I could not make the rest of my January payment because the website would not reflect an accurate amount. I had to speak to someone and that could not happen... BSI has a reputation of not picking up the phone... and now I have a late reporting that I will be disputing for sure but that will be a whole battle that I don't believe I should have to go through... I wanted to make this payment before the end of the month... I am in no way taking away that fact that my payment was late but the 30 day reporting could have been avoided...

How does a financial institute get your mortgage loan when they're not even accredited with the BBB?? BSI Financial took over our loan right after we purchased our home back in May of 2022. Ever since, we've had nothing but problems! We ALWAYS pay our mortgage early or right on time, it clears our bank, but doesn't post to our BSI account! How exactly does that work?? And then... We receive a late payment! We have contacted BSI, they NEVER have any answers for us! We went ahead and paid one of the late payments (just to see if it would post). It has NOT posted! I have read many reviews on this business, including on the BBB website, with everyone pretty much saying the same things about this business, none of which is good!! How are they still in business?? I don't want BSI "GENERIC" response to this review!! DON'T BOTHER!!!! Next question is, Are they EMBEZZLING everyone's money?

I am sorry to read about your experience regarding your payments. BSI accepts Bill Pay but does not accept the responsibility of your bank's timing when sending a paper check via mail. Unfortunately, we have no control over the US Mail and its timeframes to get those payments to us. BSI posts payments immediately upon receipt. Please consider our free recurring draft option.

I spoke with no less than 10 representatives and made no less than 15 calls to try and get a loan assumption and authorization form emailed and processed. First they gave me the wrong email address to send docs, went 2 weeks without hearing anything. Then they gave me a new email address and 3 weeks later they still can't confirm whether they received it. The most unprofessional loan company I've ever worked with. My experience with them is not one I would wish on anyone.

Our first experience with this company was when our precious mortgage company sold our loan to them. We received a bill from them stating we were late with our payment even though it was actually two months before the transfer date. Our most recent issue with them is that we noticed that they started taking out our automatic loan payments before the 1st and 15th of the month which has left us in the red in our bank account. We called last month and asked them to please not take out the mortgage before the 1st and 15th. They agreed. Today, the 28th of January 2023, they took out the mortgage payment. FOUR days before the first of the month. Of course, no one was in office when we called to try and get this resolved before our bank charges and overdraft. If we could change mortgage providers, we would.

I have had this loan for 24 months and it takes weeks if not months for this group to cash my checks. I have called 4 times and sent 3 emails asking for someone to find my 2 checks that I mailed in their envelope with a return address and a stamp. I always mail my mortgage payment and $2000 in principle if not more. I refuse to go with automatic withdrawal because I do not trust this company. Someone will send some email saying they are looking into it. I called yesterday, for the 3rd time on 1/17/23 and also sent an email. It takes 6 days for mail to go from NH to your site in Texas, presently it is going on 30 days since I mailed my payments. DO NOT DO BUSINESS WITH BSI.
