    If I could have chosen -5 stars I would have. Worst mortgage servicer I’ve ever encountered and this is my 5th. I didn’t chose them. Premier Bank sold my loan to them, so if you’re considering doing business with either of them, I would strongly encourage you to reconsider. Find a mortgage company that does NOT associate itself or sell their mortgages to this company.

    Are call centers a thing of the passed. One week BSI has a call centers & then poof they’re gone. The AI assistant is stuck on stupid as well. Unfortunately we did not choose BSI, they purchased our loan and it’s been different ever since. DON'T RECOMMEND

    I have a home equity loan with this company, I never applied for a loan through this company, my loan was transferred to this company and it's been living hell, they have sent paperwork to me for me to sign off to make them the primary lender, the female call 2 times a day for very small loan which is 35,000. It would be less than this, but they have added additional fees,, this is the worst company I had ever deal, if you can try to refinance, I'm in the process of selling my home to get rid of this slime balls.

    Extremely Disappointed - Worst Mortgage Company I've Dealt With in 24 Years. As a seasoned investor who has owned 9 different properties over the past 24 years, I can confidently say this is the worst mortgage company I've ever worked with. Their practices are misleading and seem intentionally designed to squeeze extra money from customers through escrow mismanagement and unjustified late fees.

    I was never notified by mail about an escrow payment increase. I had been making on-time mortgage payments without any issues--until suddenly, I received a credit alert that my score dropped from 780 to 660 due to a so-called "late" payment of a $600 escrow shortage. I was shocked to find out they charged a late fee for this, even though I was never informed of the balance due.

    To make matters worse, they switched my account to paperless statements without my consent. When I asked for the IP address that made this change, it traced back to BSI's own corporate location--meaning one of their employees made the switch without authorization. I even provided a screenshot as they requested, but after that, they stopped responding altogether. No apology, no resolution--just silence.

    Today, I received a misleading text message saying my mortgage payment was late again. This turned out to be another tactic to charge a late fee. I confirmed with my bank (who handles all my bill payments) that the payment had gone through on time. Even they were shocked. My bank representative got on a conference call with BSI, and despite confirming there was no actual delay, BSI still refused to waive the late fee. Even BSI knows I have always paid on time but didn't care for a customer or loyal customer. Their behavior is careless, customer service is dismissive, and their internal accountability is nonexistent. Everything I read in negative reviews has proven true in my own experience. I strongly urge others to avoid doing business with this company.

    A heartfelt thank you to BSI Financial and especially to Joy. I’m currently going through the Loss Mitigation process with BSI Financial. Although the process isn’t over yet, I feel the need to write this review because from the very first call, I was treated with care and respect. When I first contacted BSI, I was in tears. I was terrified that I might lose my home to foreclosure. But then I was connected with Joy, and she truly lived up to her name. She didn’t just assist me with the paperwork — she listened to me, calmed me down, and guided me step by step through the process.

    Even though I haven’t received a final decision yet, I already feel at peace because of the clarity and kindness Joy offered. She explained my options, answered every question, and treated me with empathy — not just as another file, but as a human being going through a hard time. BSI Financial is lucky to have someone like Joy on their team. And I’m lucky to have spoken with her. She reminded me that professionalism and compassion can go hand in hand.     Several of my loans servicing rights were sold to BSI recently. So far… so bad. Four of my mortgages were turned over to BSI and they have no way to group them. I have to pay each individually on their site. Four separate accounts with my payment information on each. I have zero faith in this company and their system (which seems obviously dated) and now my info is in 4 places. Not to mention the time suck involved in logging on 4 separate times to make these payments. I could do auto deduct, but with reviews I have read and the complete disaster this has been, I would be seriously foolish to trust them. I have no option but to deal with these people. Super excited….

    Tried to switch to my wife's bank account for autopay after 5 yrs of using my account. Do not know why it wouldn't work but still didn't work after 3 different attempts. Offered to mail them the payment and they told me not to do it, they would get it worked out. Finally had to switch it back to my account to get them paid, then they reported me as 30 days delinquent to all agencies the day after I paid them. Asked them to remove it and they told me no, despite an excellent past payment history and proof that I had tried multiple times to pay them multiple different ways. Even tried using a debit card to pay them but they do not accept that method. They a heartless, soulless heathens.

    RUN as fast as you can away from this company. Complete hacks. I have taken more than 6 property loans in the past with other lenders, and I fell for their promise of low rates and low fees. Worst move of my life. Complete fraudsters. I’m an educated consumer and they scammed me, I can only imagine how badly they work over the less financially astute. Pay at 12:01 AM on the day after your payment (payment day fell on a Sunday) and my account got hit with a 30 day late filing!!! Insurance damage to your home…You have to front the money for repairs before they will sign the insurance check! Who does this crap? Who has $30k to front for a new hail damaged roof? Trust me, never do business with these people. I plan to report them for their business practices. These people will intentionally ruin your credit rating to prevent you from getting a loan with another lender…Why else would they institute such clearly questionable practices?

    Do not use them. They will rip you off if they can. And whatever you do if your mortgage is sold to them; do not go paperless. You will not receive notices in the mail until it's months or even years later and the interest has tripled.

    Updated on 03/20/2025: I am a new customer, not even 4 months. This company has tried to make me fail. Sending correspondence to previous addresses, sending a insurance check 500 miles away from me where I had to drive and pick up. Still no apologies, still no customer service. This company will fail.... Do not do business with them... Please.

    Original Review: I guess lots of people think this company is suspect.... i.e. 1.2 stars. Do not do business with this company, they want you to fail. They will send correspondence to past addresses, mail any check to someone else at different address and talking to customer service is like gambling that they will do their hob. Of course, your gamble will fail... they will lie to you... cheat you and even take advantage of a disabled veteran. You people suck.

    Our mortgage loan got sold this this financial institution and they are horrible. The second I get the chance to refinance my loan and get away from them the better. Don't use them for anything. They pull payments early and never send statements.

    BSI Financial does not send my monthly bill in a timely manner, and is slow to process my payments. I pay my bills immediately and they were slow to process the payment I mailed as soon as I received it and then they reported the event to the credit bureaus. I contacted them to correct and they have awful customer service. I wish that my original mortgage company never sold my loan to this company that I think is awful.

    BSI mailed my insurance payment to my insurance company almost 30 days in advance before renewing. I did not renew with the insurance. The lady on the phone with BSI was very very rude. Every time I try to ask a question she would over me. She would not let me finish my question. I just think that is very unprofessional, she started hollering at me over the phone and told me I’m not even on the loan. She is not supposed to be talking to me, but she was just trying to help me out which is a lie. I looked at our both names are on the loan paperwork so I did some research, this was out of Texas. Do not do business with this company. Very rude and unprofessional. Customer service needs to be looked at and possibly retrained especially when you are dealing with people and money so this business can stay afloat very unprofessional. I do not recommend this company to anyone.!!!!

    I’m eagerly waiting for interest rates to drop so I can refinance my home. My experience with this bank has been frustrating—they seem more focused on profiting from customers than providing real support. Despite paying my home insurance, they’re still charging me for escrow, effectively making me pay twice for insurance. I’ve called multiple times, but each time I’m met with the same runaround. Save yourself the hassle—look elsewhere for a bank that values its customers.

    If I could give them a zero I would. Ludicrous customer service. I have spent hours on the phone with them, transferred, hung up on, put on hold because no one is willing to help. My escrow analysis for the coming year is blatantly wrong and they told me because it would not be more than a $600 a month difference they would not re-assess it. As if they are mistake and a $400 increase in my mortgage payment isn't a problem. For people have told me they call me back to resolve this in four different times. I have heard nothing. I feel so powerless!

    I have probably written 1-2 bad reviews for businesses in my entire life but BSI definitely deserves a 1 star considering how bad their customer service is. Expect delays so long that you might have to back up your closing if the person buying your home is paying cash. I would recommend avoiding them at all costs if possible.

    I am extremely frustrated with BSI Financial. As a tax-exempt veteran in Texas, I overpaid more than $4,300 in taxes for 2023. While my tax district and school ISD have sent full refund checks directly to me, my MUD district mistakenly sent my refund to BSI Financial. Despite this, BSI has repeatedly claimed that I'm either not entitled to a refund or only eligible for a partial one, citing a shortage in my escrow account. After providing this misinformation, they inexplicably lowered my monthly mortgage payment. If my escrow is truly short, why would they reduce my payment instead of crediting the remaining $803.64 from my MUD refund?

    Their incompetence and poor customer service are deeply disappointing. With a background in finance and a PhD, I’ve personally verified the numbers by running simulations and manual calculations, all of which confirm that I am owed money. It's clear this company lacks the capability to handle basic financial processes correctly.

    BSI Financial Services is the worst loan servicing company to deal with. The people working for the company that I spoke to are incompetent, rude, and has the worst customer service ever. I do not understand why there is no customer service quality control. It seems to me no one cares about customer service or given accurate information to the homeowners. With every call, different information is provided. It is sad that as homeowners we don't get the option to pick a loan servicing company. With all the complaints and reviews, I would have avoided this company. The company is terrible.

    Our loan was sold to BSI. Our auto payments were never late with our old lender, when sold to BSI, it was when a payment was due, they did not process it, charged a late fee, promised to waive it, never did. They set up the auto pay to be late every month! We sent in our Insurance change to reflect BSI as the new lender - they did not accept it. Every time they send an email they send it 4 times. Their site has issues accessing, very little can you do online and must call. The reps when you call are rude and never follow through with anything. This servicer is terrible.

    On 9/1 I made a payment to BSI Financial for my mortgage and signed up for Autopay. The website stated my autopay would be on 10/04/2024, and I received an email stating the same (attached). However, on 9/3 I was double-charged for the auto-pay. This goes against my draft date of the 4th, goes against the information on the website and email, and that $180 will directly impact my ability to pay my bills this month.

    When I called, I received varying different answers, including 16 vs 14 days to refund, the inability to refund the double-bill due to policy, and the inability to explain why I was drafted/charged on the 3rd vs 4th. They told me that there was no way whatsoever for me to pursue a refund in under 14 days, when I asked to speak to a manager I was deferred to a voicemail claiming to be for "the president of BSI", and they suggested the only way to resolve the issue was to ask my bank to put a stop on the payment - that isn't how stops work, stops prevent future payments. They don't stop transactions that are already pending because they were billed/drafted/charged a day early. If you have a choice, you should absolutely avoid BSI like the scourge they are. Their customer service rep was unbelievably rude as well.

    I am having a nightmare experience with BSI!! I requested a payoff for my mortgage and sent the funds to pay it off over a week and a half ago. It still does not show as applied to my account so I called them 2 days ago and was told they "didn't receive it" and that I should call my bank. It was a very large amount that we worked very hard to save, so you can imagine my concern to be told they didn't receive it when I can see the funds left our bank account. After several hours on the phone with my bank and BSI's bank, I was able to confirm that BSI's bank received the funds and applied it to BSI's account.

    I was told by BSI that they don't have it, but they'll check and will get back to me in 48-72 hours a couple days ago. Still haven't heard anything so I called them again today and they said they'll get back to me in 48 hours. I had to get the transaction ID from their bank for BSI, which I provided to help BSI find the payment and they still need several days to confirm. I am really worried now because the longer this goes unresolved, the harder it will be for me to recover the funds if God forbid, there was a problem with the transfer. They clearly don't care at all.

    If it was a small amount, I could see why they wouldn't think it was that big a deal. But given the size of the payment, I am shocked that there is no sense of urgency on their part. And the department that deals with the payments does not accept phone calls which is so frustrating. Every time I call them I cannot get the issue resolved. I wish I could speak to someone face to face, if they had an office I would fly there at this point. Or if nothing else, I should be able to at least speak directly to the person on their side who is trying to locate and apply the payment.

    I am pregnant and not supposed to be stressing out but it's impossible for me not to be frustrated and worried. It seems like I will probably have to get an attorney involved which is unfortunate, that could take months to resolve if we go down that path. Paying off your mortgage is supposed to be a happy occasion but thanks to them it has been an absolute nightmare for us. I don't ever post negative reviews, but I hope me sharing my story helps prevent others from going through the same stressful process. Be careful when paying off your mortgage with BSI when it is such a large amount. Try sending them a check via certified mail instead of an online transfer, which is what I would have done had I known what would happen. Also just an FYI - I did not choose to work with them. My mortgage was bought by them so I had no choice in the matter.

    Terrible. Post COVID, the DoD helped me deal with an issue with Mortgage Forbearance, the amount owed was rolled into a modified loan (probably the wrong term) and that amount was put in a new loan with no interest and no payments due until my mortgage is paid off, it was sent to BSI Financial. I am trying to refinance now and that amount is going to be paid off but the amount of effort I have had to put in to get a payoff statement is insane, and the customer service representative are unable to provide any helpful information. I don't fault the individuals, their system is just a mess and it takes way too long to get any helpful information or documents from them. If you have the option, I highly recommend avoiding this company.

    Wish I could control who bought our mortgage but alas, welcome BSI. Their website is outdated and the mobile app is web-based (not really an app). Very little functionality. Recently our escrow account was adjusted but we did not receive an updated escrow statement or warning. When our payment was not processed because it was short $40 we were tagged officially late over 30 days.

    When we called in the next month and confirmed with the rep that an updated escrow statement was not mailed and not posted to our online account they apologized and confirmed that a late notice was issued and so we were responsible for being 30 days late. Very frustrating. We were given instructions on how to remove the escrow account collection from our account to avoid this in the future and after following the manual instructions we received a response that since our account had a 30 day late payment on it, it was not eligible to have the escrow account removed.

    Maybe this business has changed in the last 10 years? Our mortgage was purchased by BSI 4 years ago. We set up auto payments and have never had an issue. I noticed they didn't file the deed with the county we live in, so it appears the deed has been fully released, but outside of that we haven't had any issues. Obviously this could change, but so far we have no complaints.

    They say that there are no early pay off fees. Then why has it cost me roughly $400.00 to pay off the loan years before it would mature? The agents can't answer that question, they say that there are other fees related to paying off the loan. No Fees are no fees, the $400.00, they say, is explained on the payoff documents, but they won't send them to me??

    This company recently acquired my mortgage, and they are awful. I called with a question about the transition of my auto pay and the person was incredibly rude and clearly had no interest in doing their job well. Website works easily enough, so hopefully I never need to interact with their personnel again.

    MORONS! I have been begging for an explanation as to why they show me at least $3000 behind on my mortgage but get letters that my mortgage went up $ 40 and I need to pay that. The check from my bank will get there about the 12th and I am begging them to take the money around the 25th! I was denied a good rate consolidation loan a few months ago because they show me consistently late on my house payment. I've never been late. When will the next class action lawsuit begin? One was settled in 2019.

    I am on the phone with a representative right now due to receiving a letter with my home address on it with someone else's name on it! The representative is not able to tell me why this happened but says it was a system error. The correspondence sent a week ago had my name on it so I am not sure what is going on! On top of that, they have my personal residence listed as a rental property! I was floored! The male representative last week said that he will make a note that this is a primary residence! Unbelievable! My loan was transferred to BSI on 4/4/24 and it has been nothing short of a nightmare since! NONE OF THE REPS KNOW WHAT THEY ARE DOING! Avoid them at all cost!

    Horrible experience every step of the way. Do you have any questions about your account? Too bad. The customer service representative at the toll free number won't be able to answer it. Have 48 hours to wait? Great! They'll assure you someone will call you then. Like being disappointed? Even better. Because you will be as the phone call will never come. Like sending emails? Sure! Try that route. But, don't worry. You don't have to sit and wait for a response to come. Because it never will. Like receiving a monthly mortgage statement? Who doesn't! Not with BSI. You'll be lucky if you get one, once per quarter, or on any random month they choose to send one to you, if at all. If there is ANY other company you can do business with. Use ANY other company.
