We had an error on our first mortgage payment with BSI, we were able to quickly get in touch with a rep over the phone and a response on here. Daniel ** responded promptly, listened to my issue, and acted on it quickly. No lip service, he got to work quickly and had our issue resolved within an hour. With a callback to give us the update and resolution.

We refinanced our home (conventional mortgage with great LTV) and BSI was given our loan. On the first months mortgage, we promptly paid it. Then shortly after, I receive a credit alert that my score had dropped 82 points. I immediately call BSI and was told somehow only $2500 of my $2557 was applied for my first months mortgage. I immediately paid the remaining $57 plus a $20 phone fee and also paid ahead for next months (For November. Now no payment until December. Today is October 12) For good faith and in hopes they would see there was some sort of clerical error and not my missed payment. I requested that they adjust the correction and remove the late payment from my credit reporting. After reading these reviews and as a brand new customer I’m very concerned. This shouldn’t have happened. Will update my review and score if they rightfully remove the negative reporting on my credit.

I made my September payment on 9/1 and the payment went through on 9/4. BSI is fraudulently claiming that I paid on 9/24 and charging me late fees. Called customer service 3 days in a row - on hold for 20 minutes each time and then sent to voicemail. Finally they call back and the woman puts me through to her manager: recording comes on and says that "extension 0 is not available" and it gives me voicemail again. Just the worst trap - I will immediately refinance and rid this scam company from my life!

I have been Trying to refi my mortgage and they need a history from BSI via Conference call with Experian mortgage. It has been 3 weeks of calling everyday, calling 3 different numbers. All I get after 30min on hold is a message saying they are busy to leave a vm (have left multiple VMs) and never a call back. My closing date has been moved and Closing cost have increased.

We recently refinanced and a month after our refinance, we were transferred to BSI. Biggest. Headache. Ever. We have attempted to pay our mortgage twice now and the first time it was kicked back with no email, no contact, nothing. Even better, it never made it into the processing portion of our Bank (Bank of America). I emailed twice with no response, then called again yesterday and made another payment online with a fee for the first one being kicked back. The lady on the phone yesterday was extremely rude and said it was an issue with my bank. I called my bank and they said they saw no pending charges.
Called BSI again today and this lady was much kinder but basically said we were SOL and should wait until Monday to check again. I explained to her that we had never been late on a payment before and asked what caused the kick back. She couldn't provide us a solid answer. I just want them to take our money so we don't have a late payment... Isn't that any businesses dream?? I don't understand why it has to be so complicated but I cannot WAIT until we are transferred again. They are our 5th mortgage company and by far the worst of them. We are beyond frustrated.

Terrible communication, 93 days since request was submitted with a 45-60 day turnaround time and absolutely no communication from Account Manager after multiple repeat requests and attempts for status information. All that has been received has been a "I will call you today" with no call/message received and a no reply customer service email a month after an update request stating "We are currently processing your request." All we want to know is what's going on and when is this expected to be completed. It's very disappointing and discouraging to see how a company that handles your money acts towards is customers.

We refinanced our home in 2019 and our loan was sold to BSI. I read the reviews and knew there would eventually be problems. Just received a letter from our insurance company that our policy is set to be canceled due to non payment. Why, because BSI has not paid it out off our escrow. Tried calling them and guess what, no one picks up, nor return calls or emails. Isn't this the same thing that BSI was fined for, not paying consumers taxes or insurance. I want someone to resolve this now.

My mortgage was sold to BSI by Bay Equity. BSI has long phone waits for service, doesn't reply to emails. Doesn't accept checking account card payments. Charges a $7.00 processing fee for payments. I will be visiting Navy Fed C.U. for a refi. Look at the reviews here. All 1 star.

I received a notice that my property insurance expired. I acquired property insurance and because they have a old PO Box address they won't pay the new property insurance premium.. I got a mailbox at the road over 10 years ago and that changed the city and zip code.. I changed all of this as I was to do but now it's a problem when they have to release my escrow money to pay my new property insurance not the forced insurance that is $400 more. I really dislike this company and can't refinance at the moment!!!!

Like many others, my loan on an investment property was sold to BSI some time ago. The COVID-19 epidemic has hit my renters hard, which in turn has hit me hard. This shouldn't be a problem because the CARES Act guarantee's protector for borrowers. Since the beginning, getting BSI to adhere to its obligations under the law has been an exercise in pulling teeth. Back in March, it took numerous call before a random customer service rep was able to reach "Kenya" who is the only person in the company that can approve a forbearance plan for my loan.
Fast forward to now. I've been calling for weeks, attempting to obtain the extension to that forbearance plan guaranteed by the CARES act. As my loan is government backed, (Fannie Mae), there's no question of what BSI's obligations are, but for some reason they throw up as much red tape as humanly possible. Again, the only person in the company that can apply the forbearance plan is "Kenya." Multiple voicemails have been left, two reps have sent emails - even though each time I called in I was assured the plan would be extended in a few days, nothing has happened.
When I told the rep I spoke with today I was about to file a complaint with the CFPB, she encouraged me to state that on a voicemail to this "Kenya" individual. Pretty sad when the companies own reps are tacitly encouraging CFPB complaints. What I find interesting is that the CFPB pursued civil charges against BSI in 2019, and they paid a large fine. You think these guys would have learned the hard way not to break the law? I own several rental properties, and among the banks I deal with, BSI has the worst processes, worst customer service, and most resistance to adhering to the CARES act. AVOID!

Without sending a letter, after sending a letter that my mortgage went down, it went up due to their error and I cannot get anyone to not go in circles as NO ONE KNOWS what they are doing. I keep getting transferred. The gist of it is that I am supposed to pay for my own homeowners insurance and this was going to supposedly transfer over when BSI took over my loan. Instead of calling me, they DIP INTO MY ESCROW which is strictly for taxes NOT homeowners, so now my escrow is in the negative and my mortgage is at a payment that I cannot afford.
I am so furious that this happened. I am not sure why no one would think to contact me to find out about the homeowners rather than just mailing them a check, especially since I have paid my insurance twice now already. And now I am late on my mortgage because you cannot adjust what you want to pay online, and I refuse to pay $1500 when my mortgage was $1100 as this is a pretty bad mix up. I am so mad this is the company I have to deal with and cannot wait for someone else to buy my mortgage out so I no longer have to deal with them.

The company is the worst for customer service that I have dealt in years. I was trying to pay off my loan and they changed payout amount after sending me a letter of the payout amount. I called for three days and could not get a response. I HATE this company. Do not deal with them if you can avoid them.

Updated on 09/22/2020: I've continually asked for BSI Financial to send me the Loan Payoff on my mortgage that I refinanced so that I can make sure they have given me the correct escrow refund. I've been asking for 2 weeks now and they say, "We'll send it via email" and I still haven't received it. You know an email takes about 2 minutes to send. When I called last week, after waiting 30 minutes, a precorded voice mail said someone will call you back. That was last week and I'm still waiting. I'd simply like for my Loan Payoff to be sent to me immediately.
Original Review: This is the worst mortgage servicers I've ever seen. I believe they intentionally don't cash your mortgage payment so they can charge you a late fee. This has happened to me multiple times. I pay my mortgages via billpay and this is the only company where they just don't show up. I think they hold them so they can get late fees. They always seem to show up after I've paid them only which they charge $7 for plus the late fee. Think of all the people they are ripping off by doing this and how much money they make by doing so. In addition, they don't have real time accounting so when you make a payment it doesn't show up on your account until the next month so you can't verify the information is correct. They also play with your escrow money so make sure your insurance and property taxes are paid as they've already been sued for that.

After reading several reviews here I got the chills because I relived the horror of this company again. I can't believe that other people had to go through what I went through and it now tells me that this company is intentionally not paying insurance premiums and forcing land holders into their really high policy. This company has to be the worse servicing company out there. They never ever return calls, they are rude and just dont care. They did not pay both of my insurance premiums for both property that I have which screwed up my entire month payment with an increase of more than 600 a month per house and then forced me to pay it and charged me tons of late fees.
Most all insurers in Florida went up sky high and I was in limbo. After reading these reviews I must reach to the California AG office and report this scam. They own the 3rd party insurance that they force on us and they make money. This is a shame. Let's get a lawsuit going please people. These company need to go out of business.

I am about to make my first mortgage payment to BSI Financial Services. I was going to use my Chase online payment service, like I do for all my bills. I called BSI just to make sure everything was set up for them to receive the payment. Am I ever glad I did. I was told they do not accept electronic payments. I was warned Chase would have to print a check and then USPS it to them! Hold on, there’s more. The customer service agent said, with all the problems the USPS is going through, the checks can take 3 to 4 weeks to be entered! My response to her was, “This is the first time I’ve ever used you, and I’m not impressed. This doesn’t sound like a Dallas, Texas bank, more like a Dallas, Idaho bank.” That drew a laugh from the agent.
I then did some research and found no one on this board has given them anything but the lowest score possible, one star. Further research led me to the Consumer Financial Protection Bureau, a US Government agency. A headline from housingwire.com reads, “CFPB settles with BSI Financial Services over numerous mortgage servicing issues.” I’m certain they’ll deny it, but might they not accept electronic payments, so they can charge late fees and blame the USPS? There’s a fellow we all know who is doing the same.

there is a huge delay in mail processing with USPS, nothing to do with BSI. There are so many other ways to pay your mortgage rather than by traditional mail. While we currently do not accept electronic payments, I encourage you to get set up on recurring draft with BSI. You choose they day from a checking or savings account and it's hassle free with no cost. Unfortunately we forget as consumers that a majority of our mail is transported on airlines causing the delay.

Since we were switched to BSI, our mortgage increased by an extra $400 per month. When we notified, BSI over 60 days ago, we were told they will start an escrow analysis to correct the payment. Over 2 weeks ago we checked on the status and the rep said the escrow analysis has not been started. We also received 2 notifications that BSI has not been paying our insurance premium and we are overdue. This is very frustrating financially and emotionally especially during this pandemic. This is unacceptable and putting extra burden on families! What legal action can we take is this is not addressed, our insurance premium not paid, and us not reimbursed for the overage in mortgage payment?

BSI made a mistake when they took over my mortgage as my Homeowners Insurance was to paid out of my escrow. I was not aware of the issue until Nationwide let me know that my Homeowners was scheduled to be canceled. I contacted them immediately and they let me know it would be fixed. I contacted them a week later to be told that it wasn't fixed but they would make sure it was and they would get back to me in 2 business days. They did not get back to me and when I called them to check about it I was told they were scheduled to make payment the day after it was due and after my policy would be canceled. They are absolutely incapable of doing something right and deserve to be reviewed by the CFPB.

Unfortunately my mortgage is being serviced by this company. I emailed my property tax bill to them and asked many times to confirm they received the bill. Apparently, that's asking too much from this company. I'm guessing if they pay the bill late and don't get the discounted rate then they will try to collect the extra from me and say they didn't get the invoice in time. What's so hard about responding to an email? I emailed from 3 different email accounts of mine to make sure this unprofessional company can't claim they didn't receive it.

We've had BSI for 8 years and I wished we refinanced sooner. Last week they sent a 1st notice to us that in September we will have to buy our homeowners insurance. No mention how this will effect our monthly payment. The "second and final notice" arrived today. So within 2 weeks that's it? No calls. I didnt know that they could change the terms of our original mortgage to make it more profitable for them. Is this even legal? At the very least, I would think they should allow more time because of coronavirus.

I think it is absolutely disgusting that you charge a processing fee to make a payment online. Especially in these times when it’s difficult to pay as it is, you add on more. Not right! Waive the fees!!

Please consider traditional mail, our website, our automated phone system, bill pay and also our recurring draft option. You will be subject to a fee if you make your payment after the 5th on our website or with an agent over the phones. These fees are standard across the industry. BSI has been a nightmare. They have mismanaged my account since they've had it. They have stopped managing my mortgage as a fixed rate mortgage and manipulated it to interest only. They are withdrawing from my Principal Balance to pay the escrow. They stopped me from refinancing my home by falsely reporting I missed monthly payments. I reported them to the Consumer Financial Protection Bureau and my States Attorney Generals office and they keep saying they're looking into it, but haven't corrected anything. It's been more than 60 days. Get away from them and report them to the Consumer Financial Bureau. BSI shouldn't be managing home loans.

Dismal experience. It took a month's worth of calls and unresponded-to emails to get them to pay my property tax bill. Next month, I get to bug them to pay my homeowners insurance premium from escrow, which I'm anticipating to be another hurdle. Closed 3 months ago and they still don't show my entire loan information on their servicing website. At this point I'm seriously considering refinancing in order to get my loan assigned to another servicer.

This mortgage was purchased by BSI and everything was fine until I changed my payments to bi-weekly and each payment was equal to a full payment thereby affording me the opportunity to accelerate the payoff and pay a 30 year mortgage in 5 years. BSI suspended my account without notice and when notified they claimed I suspended the account which must be done in writing and that never happened. To help them correct the error I made 3 payments all equal to a full payment to get them back on the correct plan. They confirmed in writing on 5 occasions that they were going to process the payments as instructed.
In June they deducted a half payment as opposed to 2 full payments. In July they again missed the payment date and amount. I escalated this to their customer service manager who then turned it over to another manager who assured me everything was fixed. I am now sitting with I applied payments and have no idea how the prior payment led have been applied. I was assured this was going to be reviewed daily until it was corrected. I have heard nothing in 10 days and the outstanding principal is incorrect.
I have called, emailed, and copied the VP who is also their Senior Council and have had no response. I have asked for a corrected amortization schedule and none has ever been provided. The account history is impossible to decipher and they continue to state that they are working on the problem, but after 10 days of silence I must take action starting with this complaint. With so many unable to make a mortgage payment you would think they would be delighted that someone wants to make 13 EXTRA payments. I have owned 14 homes and this is by far the worst experience I have ever had.

I have a mortgage with BSI for a litter over a year. My first concern was after three months of having the loan I receive correspondence that my insurance is not current, and they were going to find me an insurance carrier and charge me a higher rate for insurance, if I do not get my own insurance. I panic and reach out to my insurance provider and they immediately state the following when I tell them it’s BSI, “I deal with BSI a lot and this is a common practice with them BSI”. Proof of insurance is sent and one would think this matter would be resolved. I can’t make this up, four months later they send the exact same correspondence about insurance and this time they charge me and have to give a refund once proof of insurance is provided.
Does it get worse with them? YES! I am in the middle of a refinance, I have recurring payments with BSI, never had any NSF on my mortgage payment, BUT they have documented in my account that I am 30 days late for two months (how when my bank statements ACH from BSI on the 1st of every month). I am on the 3rd call back trying to get this resolved and have sent two emails with no response.

Like the litany of others with the misfortune of having a mortgage sold to this lender, note it's foreign owned. Failure starts with their inability to take payment when the loan is paid. They regularly harass you for additional payments every month despite providing evidence they have obtained payment. Even deny they make errors in updating their system, after one rep already confirms payments received. They do not report to the credit agencies. They claim investor notes are personal, in other instances personal notes are investor notes.
Should be shut down. Judging by the endless 1 star reviews (even the one 5 star review was actually negative) do your best to avoid this fraudulent service agency. IF YOU ARE UNFORTUNATE to have a note sold without your approval to this predatory lender, then resort to what I am doing and match their rude behavior. The low life's that work there deserve it... If they are truly good people they will walk from the job.

My mortgage was transferred from previous servicer back in Jan 2020 & it's been a clown show since. The latest issue is BSI fumbling & losing a payment made via Western Union. My account is 36 days delinquent because of it & I know their incompetence will not be considered towards my credit report. Supposedly, it's "being investigated," but I think I will have the CFPB join the investigation of my account.

I was informed in May by my mortgage company (had been with them for 10 years and loved them) that my mortgage was recently sold to BSI Financial. This has been a complete joke since the start. I wanted to pay my mortgage on the first of the month like I always do, but I couldn't because they didn't have an account number for me. 2 weeks later I finally received one after leaving multiple messages on their customer service number. They never answer their customer service number...just a FYI. Which relates to my next encounter.
My insurance company (rhymes with Hall State) informed me that they haven't been paid for homeowner's insurance and that they had called 7 times with no return phone call. I personally left 5 voicemails indicating I wanted someone to get this resolved or my insurance would be canceled. Today, on June 29th, I received a threatening letter from BSI Financial that my insurance policy had expired (not true) and that they were buying my insurance for me which would be more expensive and less coverage. WHAT A JOKE!! I plan on refinancing tomorrow. This company is an utmost disgrace to anyone who is a client of theirs. I think most of the reviews here say the same thing... but nothing has changed which means they don't care.

I made my payment for May on time, but the check did not get deposited. So I went on BSI Financial website on May 29th and made another payment, and the money was not taken out from my account, so I waited to see if there was a delay with the bank due to everything going around right now. But while waiting, BSI financial made a credit report to Avantus, stating that I was past due on my mortgage, which resulted in dropping my credit score. I went on the BSI app, and it does say that I made my payment for May 29th, and I even have the confirmation number.
I made another payment on June 17th for May and June’s mortgage, but the money has not been taken out of the bank account. How could you report me to the credit company when my mortgage has been received, and I even have a confirmation number for the payment in May. I called plenty of times and email, but no replies. This situation is not fair and is ridiculous; my credit score should not drop because of the mistake of your company. How are you going to fix this? I need your company to take responsibility and fix the mistake that was made.

My previous mortgage lender sold my loan to these crooks. I got a letter from my previous lender less than two weeks before my payment was due, saying to start sending my money to BSI Financial. Didn't have a new account number, didn't have anything that would get me into their (terrible) online portal. Then, when my payment was due, I was expecting a bill in the mail. Nothing. Not. A. Single. Thing. I then called BSI to get my account number to try and get my online account set up. Dumped me to a voicemail box after sitting on hold for 10 minutes. I left a voicemail. No call back.
I called again a week later. Same feces, different toilet. No call back. I finally decided to forgo the waiting on the phone, and instead pressed 1 for a callback (I have their phone tree memorized now). Got a call back, finally got my account number. Set up my online account, only to find out I was 9 days past due on a bill I never received. Set up a payment... $7 extra fee to make an online payment. Didn't have that with my previous lender. Just wow. Way to nickel and dime. Signs of a terrible company Paid it anyway because I don't like making late payments. I'll mail a check from my credit.
I now want a copy of my printed statement for the month for my records. Tried to print one from the web portal - No statements available. Called in again. Waited 45 minutes for a call back only to have them let my phone ring one time, then hang up. Called again and waited another 45 minutes for a call back, only to find out they can't give me a paper statement. I asked them what would've happened if I hadn't been proactive about this. "If I wasn't on top of my finances, and you bought my loan, you're telling me that I would have had no idea that I had a bill due?" Didn't really get an answer to that other than "Didn't you get a welcome packet?". No. No, I have never received a SINGLE piece of mail from BSI Financial. I got hung up on. BSI Financial should drop the "I" from their name. It would be more fitting. Stay away. Stay very far away. I'll be looking to refinance soon.

I was informed in April 2020 by my previous lender that my home loan would be handled by BSI Financial starting in May 2020. Today is June 5, 2020 and I have not received any paperwork from BSI Financial about my loan. I on my own sent in my May 1st payment that supposedly was due to them without any paperwork. Now here I am having to do the same for June. We as customers are expected to pay, yet no service, paperwork, or feedback of reassurance our account is being handled correctly on distribution of our payments to loan, escrow, or any extra principle. As a consumer I feel helpless when my loan is sold off to another lender especially when they are inefficient. Paula

Unfortunately, my loan got transferred to BSI and I am NOT HAPPY about it. I have been calling for days, leaving voicemails, getting hung up on, sent emails just to get my ACCOUNT NUMBER. I have yet to speak to an actual person or get a call back. I AM TRYING TO PAY MY BILL and cannot get anyone to pick up the phone to talk to a NEW CUSTOMER (against my will). I have never dealt with a more frustrating company. They must not want my money that bad. I will be contacting my lawyer and trying everything I can to get my loan sent to someone else. I loved the previous company, I was able to talk to them, get a response and pay my mortgage. So annoying. STAY AWAY FROM BSI IF YOU CAN HELP IT.

My mortgage was sold to BSI financial services. I was never contacted or given any way of making my mortgage payment, my mortgage payment is now late. I’ve tried the phone numbers listed on their website, if it starts to go through you pick an option it gets disconnected or it is a nonworking number. After reading these horrible reviews I know I am going to get screwed. Why are these people allowed to operate such a horrible business?

I had a major BSA mortgage issue. I further found out was that the issue was a much larger problem than I could handle alone. I called BSI and spoke with Daniel **, he listened to me vent and explained to me the issue and how we could possibly get it resolved. I further received info from Mr. ** that he was able to discuss the issue internally and it would be handled appropriately. I must say that Mr. ** and the BSI team went above and beyond to rectify the issue and I am extremely pleased. In a time like this, where there are so many unknowns and so many fears, it was more than comforting to know that there is still individuals and a company like BSI that still can relate to the consumer. I could not be more happy with the results as they indicated to me. If there was any doubt that I may have had, I am surely Team BSI Financial. Bad luck that my MTG lender failed and had to be bailed out,- somehow BSI wound up with my account! They do not maintain sufficient records or information on accounts and force their service people to struggle and BS their way (with half baked answers) to just get you off the phone. You are left to pick up the pieces yourself and be exposed to further problems. They create problems for their customers that are not there and develop customer financial risk at no fault of the borrower. Frustrating to deal with and dangerous to your financial well being! Avoid BSI! How does a shabby operation like this stay in business? Also note that BSI has violated multiple federal laws over many years resulting in an investigation by the Consumer Financial Protection Bureau (see GOOGLE).

Absolutely horrible customer service. Getting a payoff form took over 2 weeks and literally calling them daily. NOW I refinanced 2 months ago BSI never acknowledged the wire transfer and another wire transfer was done last week and they have yet to answer their phones. They have my account as delinquent. I already started making payments on my new account with a different mortgage lender. ANSWER YOUR PHONE. Respond to emails, I have tried via fax and NOTHING!!!! Not only that. Someone from BSI came to my house to make sure the house wasn't abandoned, but they can not return a call, email or respond to a fax. I call at least 20 times a day and sometimes I have to hold for over 40 minutes at a time.

I can not imagine why you waited 2 weeks, simply unheard of. BSI bought our loan in April 2020. We received a (certified mail) document from them letting us know to contact them for payment. Also, the document states that we could visit their website (myloanweb.com) to request information. However, that website is faulty and has no "drop down" menus to assist in any capacity whatsoever. Furthermore, as of May 2020, the company has sent another (certified mail) document stating that our property is up for foreclosure. However, we have called and left several messages with no return calls. Yet, their recording states that we would receive a call back during the next business day. Mortgage Fraud....

This is by far the WORST mortgage company in America! This company NEVER put my mortgage on my credit report until now and it’s been switched since January. And for some odd reason they have my account past due 30 days! Taking my credit score down 171 points! Mind you I paid on time!! My loan was recently purchased by BSI in May 2020. I have called several times and left numerous messages. I received one return call and the representative told me it was still early for them to have any information on my account. I am assuming her comments were based on past experiences because she never bothered to get my I information to check. She stated I need to call back with a couple of days. I waited as she instructed and have been attempting to call this company for over a week with no success. Worst company service ever and not looking forward to having them handle my loan.

Updated on 05/14/2020: This is my follow up review pursuant to a returned phone call from Ashley, a customer service supervisor at BSI Financial. Ashley’s boss Daniel is the manager of customer service at BSI. He requested Ashley to phone me regarding my first review on this site, outlining my complaints regarding customer service atrocities, junk fees and delinquent escrow deposit refunds. The call ended when Ashley hung up on me which was understandable as I became hostile on the phone.
The reason I lost my cool began when I asked why Daniel wasn’t returning my call given that he’s responsible for the customer service department. I wanted to hear from him why anyone writing a negative review on this site, and most likely on all sites that he monitors, deserves a callback but no one else may get through to customer service or have their VM’s or emails returned? Seems odd and not very good customer service business practices.
I continued to get more angry when Ashley stuck with the company line rather than address the poor customer service at all, incorrectly address the more than 14 day hold on my escrow deposit and the issue of junk fees. I honestly am waiting for proof from my county regarding mortgage lien release fees. I’ve been told fee amounts that don’t jive with BSI Financial escrow charges for lien release fees but am still waiting for the amounts from the county that we live in to confirm. I’ve requested written proof and confirmation from the county and will update my review once I’ve received the actual dollar amounts.
In conclusion, in my opinion, if you don’t have to do business with BSI Financial you should probably find an alternative. If you do have the bad luck like we had as they serviced our purchased mortgage, please continue to call them out and write negative reviews until Daniel or BSI Financial have a change in culture and commence treating their customers better and more ethically. Transparency is a wonderful business practice. Currently BSI Financial gets a one star rating that would be zero stars if they were rated properly. Take it or leave it but you were informed of my opinion. I’m curious to see if Daniel responds, if he does I’ll tell him to improve customer service availability and convince the company to be ethical and transparent. No junk fees, answer or return phone calls promptly and return deposits as required by law in 14 days.
Original Review: Your company services our mortgage that was purchased in the secondary market. It’s impossible to reach your customer service department by phone and no one returns emails or phone calls. We have paid our loan in full and still haven’t received our escrow deposit refund. In addition in my opinion, your company illegally charged us fees at payoff on a mortgage loan that specified no prepayment fees. Our contract wasn’t with the company that bought our loan so we had no legal contract that specified or allowed these junk fees!

My loan was transferred to this company this month. I called end of last month to get my account number and information to where to send my mortgage payment. Representative said that they did not have anything in the system yet and to call back on the 5th of the month to see where they are. It is now the 7th of the month and I have been calling every day and they place me on hold and say after holding for a long time to leave them a message. I have left five messages already, and I keep calling with no response. I just want to pay my mortgage! I don't even have a loan number.

This is hands down the WORST mortgage company on the planet. They are offering basically no help/assistance during the COVID 19 crisis. Told me the investor of my mortgage - which my contact Duke - informed me he could not identify over the phone is only offering a two-month forbearance at which time the entire payment would be due...WOW! Way to knock yourselves out - glad you’re so concerned about keeping people in their homes!?! Offered no alternatives unless we want to go ahead and miss about three payments, THEN the lowlifes would be willing to “assist.” To mention it took about two weeks and a complaint to the CFPB to get a callback, just to hear this useless life form inform me of this good for nothing information. Losers, every single one of them.

To say the least I am quite annoyed. After trying to reach BSI about a COVID deferment like most financial institutions are offering, we have received a letter staying you can have a 3 month deferment, but all the month for the deferment is due after the 90 day period. One of the most ridiculous things I have ever heard. I sent an email stating I would like to talk to " Daniel **" and have heard nothing. This is absolutely no way to run a legitimate business. Wonder if we will finally hear something. Doubt it.

This lender took over my account in 2017. In June of 2019 I received a letter from them stating I owed them over 40K, When I contacted them I was told they were paying my escrow so I owed the money. I requested an audit on my account at that time, but nothing was done. In Aug I emailed the employee that I was working with to see where the audit was at. Sept I called them and was advised it was still under review. Dec come and now they state I owe over 66K, I pulled all my records and sent them a written request for audit along with my details showing how they were incorrect. My loan was adjusted, and I paid April 2020 to bring my loan current May 2020 I get my escrow bill, and they state I am negative over 3k.
If I look online it states that my account has 200.00 in escrow. I am told I cannot look at that, and need to look at what was sent. My payment will now be increase around 300 a month for the next year on top of what I am already paying. Mind you they DO NOT send statements even after requesting this several times. I urge anyone who gets a notice stating your loan was sold to this lender to PLEASE refinance with another lender. This company can cause you lose your house. What they do is not right, and how you are treated when you work with them is unacceptable. I have NEVER written a complaint in my life, but I do not want this to happen to anyone else. This has been a nightmare, and cannot be legal. It is unfortunate that the USA allows these type of lenders to exist. If I could give them a negative rating I would.

My mortgage was transferred to BSI from Wells Fargo during a bankruptcy. Mortgage payments were made through the trustee through July 2019. We were responsible for payments after that. We made payments through PNC Bill pay starting August 2019. I first was concerned when I called to verify the receipt of August payment and was told that the payments were 1 month behind. I spoke with Jamie ** ext ** who said that the escrow payment increased 1 year previously while still in bankruptcy. When asked if this increase had been sent to the trustee she said it was sent to the attorney. After explaining NUMEROUS times that the attorney does not pay she then said that BSI had filed with bankruptcy court that the mortgage was up to date in July 2019. I asked her again numerous times to reach out to my attorney if there was a problem with the payments during the bankruptcy. She verified that she had the name and number. She never did.
I made monthly payments from August 2019 through April 2020. I also made calls monthly to try to get the problem resolved. I was making 2 $1000 payments a month to cover a mortgage payment of $1986.53 on the first of the month and the 2nd Wednesday of the month. I was told that that may be a problem and that when the bankruptcy was discharged there would be an audit and a resolution. I was told that Scott ** ext ** was handling it. I made monthly calls to him and left messages with no return calls. In April 2020 we received a notice that our loan was being transferred to Fay Servicing. When I called them to discuss payments I was told that the loan was 2 months in arrears. I made more calls almost on a daily basis to BSI with no resolution. I have sent the letter to start payments to BSI along with all the canceled checks to Fay Servicing. I have read that BSI has bad customer service but this is terrible.

Updated on 05/12/2020: After the company enforce an insurance for almost $2k, I called them and verified that I have an insurance the entire time, they said they will refund the money, plus some escrow left (around $500). The total amount should be at least $2400, however, after I called they shorten the amount a lot for no reason only because they made a mistake and assume that I don't have insurance while I do have a sufficient insurance. I will go to Court to file a claim and I already filed a claim against them online, and I will not drop it unless they pay the money. Thank you for ConsumerAffairs for their efforts to solve the problems.
Original review: The worst company to deal with, they enforce an insurance to my loan even I do have an insurance, and after I refinanced my house they add that insurance to my payoff amount. They’re the worse human being, racist human, and thieves. They increase my payment with no reason just because I pay online. These people don’t ever deal with them if your name is different like my name, they will try in every possible way to rip you off with no reason. Stay away from this company, don’t deal with them. The customer service don’t know how to read if they revived the docs or not, they struggle to do their jobs or maybe because their management don’t care about the customer so they hire unskilled people. Again, stay away, don’t deal with these people. There's hundreds of Mortgage companies and this company, BSI is the worst and the ugliest in customer service.

Updated on 09/25/2020: I am still living the horror with all of these other individuals so many months and years. I would advise all individuals reading this to check your statements and account history online. Good Luck waiting on Daniel **. He will call you once and you will never hear from him again. He says the same stupid thing over and over again on every media website. "ABOUT HOW SORRY HE IS"... He is full it... BSI will NEVER call you back and you get the round-a-round from Customer Service. The Lost Mitigator I have did not answer my question about this either AC. As a right, I should be able to get a break down of each and every fee on paper itemized, not the total amount. I have yet to get it. So I have no choice but to file all of these investigations. I am tired of this place. I am going to refinance as soon as I can.
I am in the process of writing the Attorney General now to investigate this place. In October of 2019, I was discharged. A notice of Final Cure was filed on 9/20/19 and no response was filed by BSI. In October, I found a charge of $472.30 for "Administrative Fees". I have been asking for months about this and could not get an answer. Mysteriously yesterday I received a copy of the Bill from 9/19 and it showed "Late Fees", not "Administrative Fees". This is a scam. When an individual is a bankruptcy, you are not suppose to charge Late Fees. So they found a way to do it by labeling it on my account as "Administrative Fees".
I have a legal document from the court which states I am not suppose to be charged late fees. The Lawyer representing BSI MG, had not responded to the Attorney I had representing me. Why? Because they are scammers. As I stated I will keep fighting for my rights. I have no choice at this point, but next year, I will do everything in my power to get away from this God forsaken place. I pray for all of us who are paying money to this place.
Updated on 04/27/2020: I am writing this as a follow up to my review on the 21st. I am still waiting on Daniel ** to write me a follow up response to me personally with his full extension and Tasha ** who is mentioned in this review. I attempted to call Tasha, 2 weeks ago and I have not received a call back from her. It is very unprofessional. Also, I received my billing statement and it shows an astronomical account that I do not owe with all kinds of fees which are not explained. Just like the other reviews this is a re-occuring problem.
I am stuck with no way out of this situation. With all of these complaints something should be done about this from someone higher than BSI. I am serious, I am going to speak to media about these people. I am in no condition for this. I am trying to do the right thing by resolving my issue, but it seems as though they are not acting in good faith.
Original Review: I am unable to reach Daniel **. When I called BSI was told by the Customer Service Representative he was unavailable. The sad part about this is, Daniel ** indicated on the Better Business Bureau website that he would talk to me, all that was needed was to tell the Customer Service Worker to ask for him specifically. Instead, I was on hold today 3/22/21 for 20 minutes and once again, he was not telling the truth, the call was intercepted and I was told he was in a meeting, but he relayed the message to the customer service worker to help me. When the individual came back to the phone, the information he relayed to her had nothing to do with my situation. The customer service representative told me that the Loss Mitigator Manager would call me named Tasha. Calls are never returned. This is so unfair and wrong to treat customers this way.
Currently, I have a 2,245 payment that I made I did not get credit for. Assigned to a Loss Mitigator who does not follow up with customers and offers a plan to get caught up with my mortgage more than what my mortgage is. I have requested to be transferred to someone else because off this. I really want this resolved. I don't have $2,245.00 to give to BSI. I have provided proof of payments that my December payment was taken out my bank account in December to be applied to my November payment. They refuse to correct the issue putting me further behind. This is unfair and unjust. I am writing the Attorney General and considering going to the media. This has got to stop.
Loss Mitigation on a recorded line on Mon 4/20/20 made a payment agreement with me and 8 hours later changed the terms. I am almost in foreclosure. I am filing this complaint because BSI is going to take my home and put me in foreclosure. With the way my case is being handled, I am almost 120 days delinquent. In addition, I sent all of the documentation and proof showing loss contractual online teaching job.
I have been ill since December 2019 and on leave without pay now from my Full Time Employer. I have only been working teaching online. I was promised a course that was cancelled due to low enrollment in January 2020. This would have given me an opportunity to catch up on my mortgage. At the end of Feb early March I was struck with Covid19. I was told to stay home and tough it out from my Physician on the phone. I have breathing issues and still recovering. My husband is in the same condition. I sent everything asked of me by BSI documenting my loss of income. On the recorded line it was specifically mentioned by KS the terms, but when I asked her to document the agreement she did not. Later that night I got a lengthily 2 page loss mitigation document. This was not the agreement. I am TOO SICK to even fill this out and can barely breathe.
This institution is notorious for taking people's houses. I am asking for the original agreement I made with this mitigator to be documented and acknowledged and work with me as she stated on the phone. PLEASE LISTEN TO THE RECORDING .... I would like the reader from BSI to call me and get this resolved. I have lived in my home for 14 years and instead replying DO SOMETHING ABOUT THIS. NO ONE SHOULD BE ON THE STREET RIGHT NOW. YOU SAY YOU HELP PEOPLE BUT IT IS NOT TRUE. I am going to talk to the media regarding this. BSI is the worse company to have a loan with. It is not protected and investors don't care what happens to the owner. I had no control and certainly did not pick these people.

I have not seen or read any communication from BSI regarding what they are offering or doing for those impacted by the coronavirus. Many mortgage companies are getting out of head of this and providing information on their websites or providing special phone lines for borrowers to use. BSI has not provided any information yet.

BSI is our 2nd mortgage. We made an insurance claim back in August of 2019. Took forever to get our 1st claim check back from them. We received our 2nd check in January. They are still holding it despite the work being completed. We call everyday, and everyday they have a different excuse as to why they are holding the check. Mind you, they are the 2nd mortgage and don't have the rights to the check. The 1st mortgage does. We called them AGAIN yesterday, as we have done for 2 months. Now the excuse is that because of the coronavirus they don't have access to files. They are very unorganized and you never get to talk to the same person. My contractor has been waiting, more than patiently, for his money. I truly hope these scam artists can sleep at night knowing what they put people through. Run from this company!!!

Predatory lender, beware of dealing with them. They will repeatedly sell your mortgage back and forth between their proxy companies and DBA's until you're on the brink of foreclosure, then they'll offer an "in house" modification and eat your equity. Then they'll take your home and sell it out from under you and you'll either be a tenant or homeless.

Please refinance if you are using BSI for ANYTHING. We are in the process of doing so now. The customer care is horrible, and the people I spoke with seemed completely lost. BSI is refusing to rerun our escrow at our correct tax rate, though it has been adjusted in their system. They are sitting on our money and insisting we pay the higher mortgage cost for the entire year. This company is dirty. Get out now.

We didn’t choose BSI. Our loan was to them. They became the 3rd less than helpful company since we refinanced in July of 2019. Because of less than helpful customer service we decided to refinance as soon as we were able. We are in the process of doing so now and there less than helpful goes toward other financial institutions as well refusing to accept electronic signed forms although they accept them or so I assume. The refuse to accept a release of information form in deference to their poorly written form. So we have to waste time with them being a pain in the behind. Honestly I have no clue based upon seeing the review and the auto generated responses to negative reviews how they are even in business. Poor customer service all around. Run from this company.

BSI purchased a second mortgage loan that was included in and discharged in a chapter 13 bankruptcy in March, 2019. I provided all the documentation to prove that this original account was discharged yet they continued to send me delinquent statements. It also reflected on my credit report as a delinquent account which affected my credit score. In October, 2019 they finally sent a letter stating that the account was closed, yet they are still sending me delinquent notices.
I have been dealing with this unprofessional company for a year now and every time I call I’m told that it’s being sent to the bankruptcy department to expedite. I am finally at the point where I am going to seek legal assistance because I am tired of dealing with this and, by law, they cannot seek payment for a debt that has been included in a Bankruptcy. This is by far the worst company that I have ever had the misfortune of dealing with and I am about to file a law suit if they do not leave me alone! This company should be shut down!

My loan was recently sold to another company. The mortgage payment was accidentally sent to BSI instead of the current lender. I received a “voided check” but that meant nothing since they converted the payment into an ACH. Was told to send documentation from my bank that the funds were taken out. Did so and 2 and a half weeks later after calling to check the status, they still can’t tell me anything and have no record of the documentation I sent them. Was told they would check on it and call me back. Still waiting 3 days later. Beyond frustrating to work with and in the meantime had to come up with another payment for new mortgage company so we don’t fall behind. Very shady!!!!

Original: BSI is an absolute joke. My parents have their mortgage through them and it has been a nightmare. My father had a massive stroke and can't do anything. That being said my mom was forced to take over. I started helping her and discovered that BSI applies 100.00 or less of their 900+ dollar payment toward the principal. With an 8.2 % interest rate the principal should be lowering significantly each month. Nope!!! They can't get anything straight and give you the run around. Contact us they say. For what? They give some lame story that makes zero sense. Plus recently they denied endorsing a insurance check to get storm repairs done. We are tired of dealing with them. Time to contact our attorney. BSI sold our loan to Amerifirst out of the blue. Now we see why. We have paid 50,000 plus dollars on a 31,000 loan because they charged us daily interest. The housing deed states we should be charged 13 percent YEARLY interest. This mistake has now left us with a 27,000 balance. We have been paying since 2007. It is my hope and prayer that they right this wrong. Thanks a lot BSI.

I have paid in full for my insurance in advance, since it was required before I set up this loan. Then the insurance company had to change the policy, and I paid again in full. BSI is supposed to pay for it. I have submitted proof of insurance twice. If anything, I should have extra money left in escrow, right? I keep being harassed for Lender Placed policy. They also increased my payment because of that, and insist I have to make the higher payments, which I will not. Supposedly, they did not receive my submission twice. I asked my insurance company to e-mail them a copy while I was on the phone with them. Finally, got it. Customer service is awful, and there is never manager available, unless you absolutely insist. By this time you are in a really bad mood, mildly.
If you set up a Bill Pay through your bank, it takes about 10 days for them to receive a payment. Because that’s how it’s set up, was their explanation. The bank has to send them a paper check!!!!! In this time and age, where electronic payments are the standard and everything clears within 1-3 day. In the meantime, late fees are imposed immediately. You might consider driving across states and deliver in person - it would be quicker. Like every month. I’ve had many mortgages in my life, and this is by far the worst - never had to review anyone, but I can’t resist here. Daniel **, could you provide a number or extension where you can be reached, and not just the general customer service number. Because if I ask for you or a manager, such would be unavailable. We are refinancing our current loan (held with BSI) with another company and called BSI to ask that our property taxes (held in escrow) go ahead and be paid so that we can close on time and not have to bring that same amount to close. The bill is with BSI and so are the funds. BSI is refusing to do with our money what we have asked of them. All I've been told by the "supervisor" is the property taxes are paid in bulk and they will not pay them earlier than the "due date" even at the request of the borrower/customer. Nor does it matter that paying them earlier than the "due date" is in the best interest of the customer. They are offering to do what they HAVE to do once we close which is to refund our escrow back to us. That's not what I'm asking. I'm asking that they go ahead and pay a bill with the money sitting in our escrow account marked to pay that bill!!!
We are leaving this company anyway. I don't understand why they will not just do what we've requested them to do with OUR MONEY. Property tax bills are actually due upon receipt (which they have received) but do have a "pay by date" typically a couple of months from mail out to give owners time to gather what might be needed. This company is ridiculous and we will never again bring them our business. Nor will we recommend them to anyone needing any type of service they provide. This is our last month with them and any interest $$ at all that they might gain from having our account is minimal. Our request is not out of the ordinary. Other companies allow it. Why not them? They are receiving one star only because leaving all stars unmarked does not allow for any captions or warnings.

Here's my dilemma. I have to have surgery and to keep my finances in order during my 4-week recovery, I decided to reach out to BSI Financial who is my current lender (not by choice), for assistance with my upcoming mortgage payment. Listed on their website, they state under the Financial Hardship section that if you are in danger of missing or making a late payment, contact them. They list all these solutions such as Repayment Plans, Forbearance, etc. I contacted them the day after I found out I need to have surgery. I waited a week for Veronica to call me back. She never did.
I called and was allowed to leave her a message. Never received a call back. I then got ahold of a different department and the rep I spoke with tracked her down because that rep felt it was important enough to track her down. Veronica then sends a message through the rep to let me know they can't help me. It would've been really helpful if I had that information a week ago. So do not contact them to help. Be very surprised if you even receive a callback. I gave them 1-star because I had to give them something. In my opinion, I don't feel they deserve 1-star and that is the lowest rating.

In the past 4 yrs. I HAVE ATTEMPTED to get my mortgage "modified". Each time this disabled veteran ATTEMPTS TO BE PROACTIVE, I've gotten the runaround, lies, no replies, things NOT RECEIVED/MISSING, & VERBAL Promises, via Joshua, to "mail the MISSING ITEMS form" to me. AGAIN: AS OF YET, NOTHING!!
I see an existing lawsuit has been filed against BSI's Modification Dept & am heading THAT WAY to join. This "we haven't received your modification packet..OH Wait, MAYBE *WE DID*, I don't know..let me have him call you back, he's not here", & being transferred to others Crap HAS BEEN GETTING WAY TOO OLD AND HABITUAL. I have tried my best to be proactive, and, BSI, KNOWING the Veterans Administration has *GUARANTEED" this loan to them, they seem to have realized WITHOUT ME, THE VET there WOULD BE no "Guaranteed" NOTHING, but they have failed to recognize that fact, being rude on the phone and overlooking things stated they would do...THEY SUCK!!

Updated on 10/02/2019: The response that BSI Financial Services gave to my review here on Consumer Affairs of their company and how it operates is a JOKE. You cannot reach out to their CEO, even if you tried. I have, several times, and there is no way to get thru the company telephone tree. The responses given to my review from Daniel was computer generated, and not from him personally. The only way to get through to these crooks is to sue them in Federal court, which is what i am preparing to do now. They represent Servis One Bank, who actually is who pays them to do all the dirty work . They are interested in only one thing, to get you to foreclose, or to rip you off here and there when servicing your loans. I have been trying since 2017 to get them to service this loan properly, and they refuse to do anything of the sort. This company is corrupt to the core, and will not hesitate to try and put you out onto the street any chance they have.
Original Review: My experience with BSI Financial Services has been 100% negative. They purchased my note from Fannie Mae in 2017, and they have never handled my payments correctly. They continue to accuse me of not making my payments. Fortunately, I have scanned and made copies of every single payment made, and have sent every payment certified. All of my payments have cleared my bank, but they continue to create fictitious payment reports on their statements showing false information about those same payments, and then they report this information to the 3 credit bureaus.
What I recently discovered was their legal dept in Texas doesn't communicate very well with their servicing dept in Irvine California. Even more exasperating, is that the customer service number puts you in touch with their offices in Titusville, PA, who do not communicate very well with anyone. They are extortionists at best, and if you are unlucky enough to be stuck doing business with them, I suggest you find yourself a good lawyer because they will not treat you fairly unless you do. Even now, after my attorney has tried and tried to get them to straighten out their business, they continue to try and extort money from me. I will most certainly need to take them to court to get a Federal order against them just to make them do their jobs properly, they are that bad. God help you if your note is sold to these crooks!

My loan was originally with Independent Bank but was sold To BSI Financial. I recently filed a damage claim with Nationwide and made the biggest mistake of my life. The insurance sent check pay to the order of myself and BSI. I signed the check and mailed off. August 7, 2019 BSI cashed check and to this day I have not received the money for the repairs. I have been trying to finish my loan modification that was sent to BSI. I have been given so many different answers concerning my situation. I was told to do one thing and now they have changed my payment and asking me to redo the original documents. They sent me new documents that date a month ago. Also the amounts are incorrect from my original signed agreement. I had a suspended account and was told that money was applied to a couple of my monthly payments. Now they are telling me that I owe them for those payments now. I have been in constant contact with them. No one will do the right thing and help.

BSI bought my loan. My husband passed away this year. I have worked so hard paying the last 2.085 off. On my balance was 10100. I sent in 7.100 then I sent in 2000 last month. Do the math. How do I still owe 2.085? The only mortgage company I ever dealt with will not tell you your pay off unless you requested by mail. I will be so greatly to finally get rid of these people. Lord no don’t try and tell them your hardship. They have no remorse. Very RUDE customer service!!!

I was with BSI from for a little under a year and they only successfully paid my taxes once. The first tax payment they applied to a property that has a similar address as mine. Ironically the amount that was taken from escrow was the amount the other property owed. I’m still trying to get that money back. The second payment was correct but that went towards the first tax payment. The third tax payment they tried to send to the same wrong address but since that address already paid, the amount that the other property owed was kicked back to me.
So my tax office is telling me that I owe back taxes and that the money that came from my escrow account went to a different property address altogether. Even though I paid my mortgage every single month! I’ve been in constant communication with BSI and the first time I talked to them they told me it wasn’t their problem since they weren’t servicing my loan anymore. However they are the company that messed it up. Good customer service means to fix whatever mistakes your company makes and to make it right.

I have been attempting to do a modification for almost a year now. They refuse to do anything in writing (no "proof"?). They don't bother answering. I cannot call during the day so do my business by email. There was a misunderstanding on my part in the beginning of this process and they refuse to work with me to correct it and so have thoroughly messed up my credit report. This company does NOT have the customer's interest in mind in any way.

This company does not know how to manage an escrow account. They are late paying property taxes and my homeowners insurance lapsed even though State Farm started asking for the premium three months in advance. I spent an hour on the phone last night trying to unscrew it with them. From reading these reviews it sounds like this is standard practice for this company. They need to be investigated. I have worked in the housing industry and I know these practices are illegal.

I'll start by saying that this company does not practice Fair business values. I'll start by saying this is my fourth mortgage loan and never had a problem as such until my loan was sold to BSI Financial, they provided me with false direction and details which lead me jumping through hoops having to fix my credit score. I'm well under the 80% loan to value on my home but BSI is refusing to drop my PMI due to fact they just feel collect an additional $200 per month just to do so!!!! When calling customer service you'll get a prompt stating the company is always attempting to collect a debt? As if you're late on payment? When I have never been late making a payment! I could go on and on but now I'm working on refinancing my mortgage just so that I can get out of this nightmare of a company!! Do your diligence and research on this company before you decide to do business with them as you find to be regretful after doing so!!

BSI is the most disorganized company that I have ever experienced. We send out or mortgage payments on time but it takes them 2 or more months to cash them then, they threaten us with for foreclosure when they have the checks!!! You can never talk to anyone and they don't return your calls. Yesterday my neighbor saw some guy looking over our house and asked why he was there. He said the house was up for auction the next day at 10 am! We never received anything about foreclosure from the lawyer that represents them and BSI. If my neighbor had not seen this guy we both would have gone to work and come home to a foreclosed home. Our lawyer has told us that out of all the Lending companies he has to deal with BSI is the worst. We may lose our home today because of these idiots. I will update this post once we find out what is going on. In the meantime stay far away from this company.

BSI acquired our mortgage thru the sale of notes by another mortgage institution. We are not behind or in bankruptcy NOR have we ever filed bankruptcy. Ever since they have managed our mortgage they refuse to pay our flood ins. Every year I fax the paperwork over & give all the details & they never pay it, which is a violation of my FEMA loan I have on the property. As long as my FEMA loan is active I am required to carry the Government FLOOD Ins. (BSI does not manage my FEMA Loan). Now they are “Misplacing” my payments?? (June 2019) Even though my check cleared the bank (On 3rd of June) they can’t seem to find my payment or even locate where it might have gone.
It is so difficult to deal with this unfriendly unhelpful group of scavengers. I am worn out from telling the same story to every person at the other end of the phone. I can only imagine what it is like if you have a blemish on your credit when trying to deal with them. They seem to want to throw obstacles in front of me. I pray to God my paper will get sold to another institution so I can get away them.

By reading all the other reviews this must be BSI’s MO. I have experienced the same thing. Our loan was sold 3 times & unfortunately BSI was last to purchase it. Bankruptcy was discharged 12/7/2018. The trustee made Nov 2018 payment on 10/31/2018. I made Dec 2018 payment on Dec 1st. They say I am 1 month behind on payments. Have been trying to get a resolution & still nothing. My attorney sent a letter & documents. Still nothing. Every time I call, it is a different person with a different request. They are a low down company.
On October 3 2018, BSI agrees that loan is NOT in arrears. Got the court documents. On 6/5/2019 I get an yearly escrow review stating my housenote is going up 600.00 by July 1 & Now BSI says I am 8,000 in arrears. Unbelievable. I guess BSI doesn’t have to follow Federal Bankruptcy laws & can commit perjury with no consequences. I see they are unaccredited & not a member of BBB. The Federal Government needs to investigate them & shut them down.

I don't normally write reviews but BSI warrants one. Unfortunately like others my mortgage on a rental property was transferred to them. They escrow my insurance every month on top of the loan payment. Someone misread the insurance costs as being $4008 for a regular homeowners policy and $4008 for a flood policy. Yes they actually think my insurance cost is $8016 a year. Numerous phone calls, at least 30 minutes per call, most a lot longer. Managers, emails, promises to look into it and call back. 8 months later they still have not fixed it, called, nothing.
Do you think I could get back my 11k in escrow some time soon BSI?? Honestly avoid them if you can, calling customer service is like talking to a piece of lumber. Same result. Now when I get rental property mortgages, first question I ask is the note being sold to BSI or are they involved in any way. Long story short if anything goes wrong do not expect these guys to care or help you in any way. Beware!

Updated on 04/22/2021: This company is awful. I just got my payoff statement and there is a charge buried in the details for an unpaid late charge, yet I have never been late. I think this company loves pissing off customers.
Original Review: I had the misfortune of having my loan transferred to this organization. They are amateurs at loan industry, they seem to be debt collectors that are making forays into the home loan industry. To date I have had to contact them 3 times to ensure that my insurance and taxes are paid properly and on time from MY escrow funds. The escrow department apparently is unable (more likely unwilling) to take calls from customer and requires that you work with customer service. Customer service is empowered to send the escrow department an email and to tell the customer that they, customer service, will call the customer back.
After some time 30 plus days they will respond to the wrong question (that was never asked), or better yet provide a response with has nothing to do with the situation. Being a person that believes in being part of the solution, I offered to manage my escrow myself to assist them in a function they seem unable to do. They sent me three denials to of which were incorrect:
1. Escrow balance too low?2. Type of loan requires an escrow (it does not).
3. Loan has to be "seasoned". In other words I have to be tortured by BSI for 20 more months, before they come up with the next excuse/lie.

I tried reaching out to my "Account Rep" (whom they say is the only person that can help me) the first of January 2019. After about my 20th call, middle of March, he finally talked to me. Told me to do something and get back up with him and gave me his email address. I did what he asked and he answered me one time. Told me he was working on it. Never heard back. Tried over and over to reach him. Won't answer me. This isn't the first time this has happened. You can never to talk to you account rep. I've had many issues with this company. They are horrible. It took them over a year at one point to start drafting my payments after begging for that whole year. This company is so bad, it should be shut down. They are ruining people's lives. We are talking about people's homes. And they don't care.

Modification Department drops the ball. I was denied a loan modification and no one is able to provide details regarding the reason for the denial. According the the representative assigned, income was not considered, there are simply no option available, and they will not consider any application submitted in the future. I may lose my home and no one can help me figure out why I didn’t qualify. Completely unacceptable! I have read many reviews about BSI, it seems that this is reoccurring problem.

If you have to deal with this company, expect to pay extra fees and spend extra time to clean up after them. Here are my specific problems: Property taxes: they often "forget" to pay them, even though they are happy to take my escrow money. Insurance: same thing. They will often forget to pay the insurance company, which gets my policy terminated, then on top of that, BSI has the gall to send me a letter threatening to place forced insurance on me (at one them they did that, and charged me for it), because my original policy got terminated. When you call in, they just transfer you between customer service and insurance department in perpetuity.
If you pay additional amounts to your monthly payment, or send in additional payment, they will automatically set the extra amount to "unapplied," which does not reduce your principal, and you still have to pay interest on the amount that you thought you were reduced from your principal. My loan is in good standing, I have never missed a payment. There is no reason for this policy. The only positive thing about them is that they do pick up the phone quickly. I have dealt with many mortgage companies before, and I have to say this is the worst.

I am trying to resolve an issue with an escrow refund that was issued on December 28, 2018 in the amount of $1,279.00. I’ve never received the refund, although your company has re-issued the check twice. In the last set of interactions with your company, I was assured by your agent that the check had been re-issued yet again, but that I needed to call again to get the tracking number.
I’ve called over 10 times about this, and each time, I interact with someone who doesn’t know the first thing about resolving issues, and now today, I was told that they couldn’t provide me with the tracking number. I just want the refund to which I am entitled. When I asked to speak to a supervisor, I got the canned response: “I’m sorry ma’am, no supervisor is available.” Your core values listed on your website are laughable, considering one of the values is “transparency!” I will be filing a complaint with the State Controller and the Better Business Bureau in both Texas and Pennsylvania today. For anyone who may consider doing business with this company, avoid it at all costs unless you enjoy dealing with incompetent liars.

The following is the communication I sent to the customer service manager: "I am writing to you again about my frustration for not getting answers and my account not being processed properly. I've been writing both, on the website contact us and by Gmail, to customer care, and I have talked with customer service about this $15 fee assessed which I have paid. No one has an answer as to what the fee is for, my payment has not been applied to that fee for which the payment was made separately. It still shows fee amount not applied and now I see I am being charged again another $15 fee. No one has responded to my inquiries through email or otherwise.
"I have also been trying to get an answer and a fix on the website to access my documents. I cannot access my statements or any document. I have brought this matter to customer care's attention multiple times, it's been months now and still no fix. The service, in one word, sucks. I am planning on posting this experience on the Consumer Affairs' site, under complaints, if it is not fixed in the next two days. {Now, the two days have passed that's why I am posting what I wrote to you here.} Sorry I have to resort to that means to get anything done with your company. My family recently lived through Hurricane Florence in North Carolina. Unfortunately, right before the hurricane our mortgage was sold to BSI. Because of the amount of damage incurred, we got a substantial amount to repair our damage. The check was written to us and BSI. The paperwork required by BSI to get repairs done is ridiculous and unnecessary. None of our other neighbors have had this red tape to cut through to get repairs done. We cannot get any contractors to work on our home, because they do not have the time or desire to fill out the paperwork necessary to get the job approved by BSI.
We finally found someone to replace the roof and willing to do the paperwork. After the paperwork was approved, BSI made us get the approval notarized saying that the money would go to this project. (More red tape) The money for our repairs is sitting in their bank account so BSI doesn't really care if we ever get to the money or not. We need to get our home back to normal. If anyone has suggestions on how to handle this we would appreciate your advice.

We had a mortgage with BSI through a 3rd party. We originally had a VA loan and was told that we no longer had a VA loan but a FHA, which we did not switch. Because of unemployment we fell being in payments and we tried to refinance. BSI did a refinance but the payments didn't change and the interest rate went up. When I spoke to the agent about it, he wasn't helpful at all. I had a total of 4 different agents in 2-3yrs. Each one starting over and asking for paperwork. We ended up losing our home because of BSI not helping. I had never heard of them before and found out during the refinance process that the banks sell mortgages. I truly think this should be a crime when no one notifies the homeowner of a transfer of mortgage and being veterans we should have been allowed our VA loan. The whole system needs fixing and BSI is just a part of the problem.

When they purchased my loan 2 years ago they changed my payment amount without notification. When I paid the monthly payment they didn't accept and then charged me a late fee because they kicked the entire payment. Last year they incorrectly calculated my interest on the 1098 and didn't send a correction until late in the tax process. I literally thought this was a scam company but apparently they are just incompetent. They are the worst. I would never voluntarily do business with BSI.

My loan was sold to these crooks from Select Portfolio Services. I had a modification done and my mtg was 220.00... BSI made it 242.00 and when I got sick I fell behind on payments. I have arterial sclerosis, HBP and depression due to parents dying. I have had to quit my job as a result and retire early. I tried to talk to Patti ** about paying down the arrears of 10,092.00 but she would not hear of it. I definitely CAN pay but they want more money and I am on a fixed income at 944.00 per month social security.
The amount I was going to pay just for the arrears would have solved the issue in 5 yrs but again they want money money money and more money. They say they work with people but that's a lie... I have nowhere to go and due to the bankruptcy on my credit, I will likely lose my home because of greed and lies. I did not even owe BSI that amount. I owed SPS but when they sold my loan BSI bought in the arrears from a loan they bought out and are trying to make me pay. No negotiation was tolerated by the agent who was very nasty... So now I am screwed... Rents are about the same amount my social security and I have no savings... This means they get to steal the house from under me...

My mortgage has just been transferred to BSI and they have no record of my mortgage -- and I need to pay the mortgage payment. At the end of my second frustrating call with "customer service" this past week, the agent (Irma) said that she would need to transfer me to "customer service" and then sent me back into the same automated phone system that I had just called! I later realized that she was probably dumping the call because it was close to the end of the workday. I called back and left a voice message but I have not heard back, of course. After this bad service, I did a search for complaints about BSI and I now see that this is not a good company with lots of complaints. Does anyone know which regulatory authorities oversee BSI? Has anyone had any success having an attorney go after them? If BSI can't find my newly-transferred mortgage, I'm concerned I'm not going to have a way to make them accept my mortgage payment.

My loan was transferred from Wells Fargo to BSI in 9/2017 and the first statement I received from them was in 5/2018 inaccurately saying I was thousands of dollars behind. Loss Mitigation contacted me to say if I didn't do a modification they would foreclose. I have requested, both verbally and written, an accounting of my loan on several occasions and have gotten absolutely nothing. The loss mitigation representative does not care about resolving the errors they have made on my loan which have resulted in an inaccurate arrearage. They also changed my payment amount without any notification and are refusing to honor a notification of payment change that is officially filed with the bankruptcy court.
Their legal representation also filed a motion with the court stating a huge arrearage with supporting documentation that didn't include over 5 months of payments they received. I am officially submitting (today) a qualified written request and can only pray someone who deals with facts in black and white reviews my request and notice of errors and corrects their accounting of my loan history. I am current on my loan and feel I am being bullied into a loan modification to preserve my interest in my property based on an unfounded arrearage amount. If not resolved, my next step will have to be legal and I sincerely hope it doesn't come to that. The anxiety and stress caused by their errors and unwillingness to correct are unbelievable. Beware of this company and do whatever you can to change servicers if you find yourself having to deal with them.

Updated on 12/20/2018: I filed a complaint against BSI for overcharging and making up numbers we owed. Now after getting their response. They are clearly wrong in their made up accounting. Plus our forensic accountants, yes 2 different, show a huge discrepancy in what was owed. I got a response from BSI we were able to shed light. Nope only more shady darkness. We paid taxes and gave proof they say they paid. Nope. Then they said they gave notices of rate adjustments, nope made up and gave proof. So please do not do business EVER with these crooks.
Original Review: BSI out of the blue sent us a statement that we owed $14,000 plus dollars and started foreclosure proceedings even though 2 forensic accountants proved otherwise. We are missing $10,000 from our escrow. DO NOT do business with them ever!!!

I was with Wells Fargo when I was trying to do a loan modification when my mortgage was sold to BSI Financial. Wells Fargo said my application for my Loan modification information would be transferred to BSI and the process will continue with them. It was six months before I heard from BSI about the loan modification and it was denied. And they wanted six months back payments and I could not do this because I became 100% disabled.
When BSI took over my home loan they said they do not escrow homeowners insurance policies and I had to get this on my own and add them to the policy, which I did and this was three years ago. They have keep billing me for the escrow for a homeowners policy even though I am paying for my policy out of my pocket. They have since add a forced place policy to my BSI monthly payment. I have mailed, emailed and my agent has sent them a copy of my policy but they keep billing me for the forced placed policy.
Also I have been trying to get a loan mortification because I am 100% disable and can no longer work and am now on a fixed income. They do not return my phone calls and will not accept my payments unless I pay the full amount of back payments. I have offered to make back payments but they will not accept this. I have been getting harassment letters and phone calls. I have had to file Chapter 13 just to stop the sale of my home because they said I did not have enough time to do the loan modification. I have been discharged out of Chapter 13 because I could not afford my home loan payments along with the Chapter 13 payments.

Anyone have luck with going after this company for Mortgage fraud? We were in a loan mod that was sold to BSI about 3 years ago. Once BSI contacted us for payment, they stated they do not honor loan modifications and that we needed to pay them all the back premium from our agreed upon terms with BofA or face foreclosure. We quickly sold our home in a regular sale and have the HUD-1 to prove it. Now our credit report reflects a “foreclosure” on this property. We have disputed it and customer service refuses to update our credit, even though we never entered into a foreclosure. My new lender is filing a complaint with the Department of Defense and I’m seeing hundreds of complaints from others that have experienced this as well including class action lawsuits. This company needs to be shut down immediately for their on-going threats and scare tactics.

Customer service: non existent. Responses to your questions: hard to get if you get one at all. "Patience is a virtue, you must have plenty" to deal with them. They will charge you late fees even if you have paid within the grace period giving you the excuse they didn't receive the check on time, even though you have proof you did. If you email them through their "contact us" system on their site or through your own email, don't expect an answer (at least an answer in a timely manner) anytime soon. It seems like they're more after getting your property than giving you the service you deserve. Looking for excuses to foreclose or collect additional fees. These are some of the problems with them, I assure you there are many more. The one star I gave is because there is no other options below that.

First I find out my mortgage was sold to BSI, then I receive a bill from my homeowner’s insurance stating my insurance will be canceled for lack of payment. My mortgage includes the insurance and taxes yet BSI failed to send payment. I spent a week of my time getting this taken care of. Then I filed an insurance claim for wind and hail damage. I received a check with my name and BSI listed on it. I called BSI to find out what I do with it and I was told to send it in to be endorsed. Two weeks later I get the check back stating I needed to endorse first. I called to ask why I wasn't told this to begin with and they simply apologized. Now I get a packet from BSI for my contractors to fill out. I called BSI Loss Prevention department 6 times to ask specific questions regarding exactly how to fill these papers out.
I read each line and asked questions exactly what should be were for my contractors. 6 phone calls which I've written the date and time for each. I wasted two weeks gathering all information to properly fill these out and I was told 11/03/2018 that the papers are filled out wrong. I'm furious!!! I asked to speak to a supervisor but was told she would call me back but SURPRISE she didn't. I have to have all co construction done by 12/17/2018 otherwise my homeowner’s insurance which I've had for 12 years will drop me. I've been trying to get the construction done since 10/01/2018 and BSI is preventing it at all cost... Due to winter seasons coming quickly my house construction will push to spring if BSI won’t release the funds and if that happens then I have no property insurance... I WANT TO FILE A LAWSUIT@!!!

Be very very very leery of using this company. I have received numerous phone calls from this company. When I answer the call all I get is, “Jane Doe?” Obviously that is not my name and I am not going to put my full name on this review. I always ask who’s calling and it’s always a woman and she gives me her first name and says, “you were Jane Doe right? “ I told them I did not say that and I asked them what company they are with. She mumbles something with the B and says, “you were Jane Doe right? “ I said, "I did not hear the name of the company you were calling from." She says “I am calling from BSI financial, you are Jane Doe right? “
I ask what this is in regards to and she says, “this is a personal financial matter, you are Jane Doe right”? I said, “no this is not Jane Doe.” She asked if I know Jane Doe, And I tell her no. She says “I need to speak to Jane Doe.” I tell her I cannot help her. She starts talking again and says, “Jane ** this is a personal business matter.” I tell her stop, that this is not changed ou. I told her I cannot help her. She starts talking again and says, “Jane Doe this is a personal business matter.“ I tell her, "Stop, but this is not Jane Doe."
She states she will try again later and hangs up. This has happened multiple times. In reading all of these horrible reviews and being with Wells Fargo who seem to be selling some of their loans to this company, I decided to call Wells Fargo and verify that my loan is still with them. They verified that at this time my loan is still with Wells Fargo. I find it quite ironic that their response to most of the negative comments is that they are very sorry that each person has had a negative experience but, that all of information was not given so they could not research it or they had basically a complex case and that information was not spoken to have during the review.
This is BS. Then I noticed that at the end of each of these responses by BSI The guy signs the email, "Cheers, Dave." What business company signs and email, letter or communication with “Cheers”. That is so unprofessional and the fact that they think we are going to read the response anyway is a joke. I hope and pray that my loan is not being transferred or salted this company, but I have a feeling it is. My complaint is for the harassment. I get constant calls from this company from different number because I block the numbers that come through and they just do an auto dial from another line.
You can tell because when you say hello they don’t answer you right away. You have to say hello three times in order for the line to connect, which means they are Robo dialing. Incidentally the calls always come from out of the country and always like the same person. A woman with the exact same accent. This is harassment. This company is not even accredited. Why would Wells Fargo sell to such an unprofessional and unaccredited company.
I have several accounts with Wells Fargo and have been with them since they have been in business. The company has changed hands three times and I’ve been with them ever since. Since 1986. I have never once had a problem with them and they’re always eager to help. I feel like this company is a scam and needs to be looked into. I guarantee you they don’t have any lawyers to follow through on their threats. If they don’t have enough money to be accredited or confidence to be accredited I doubt they have a team of lawyers. This is obviously a company that is run overseas. I’m going to start recording the calls.

I'm a disabled US Veteran. Have had my VA home for over 8+ years then recently the VA sold or transferred it to be serviced by the new LOW bidder that being BSI Financial Services. At no time was I ever notified by the BSI company that my loan was transferred so I continued to pay to the one I have been. Then I get a "Fake Billing statement" from BSI. Telling me if I do not send them $23,439.00 to a PO Box in Texas they will sell my home.
I soon learned that BSI is the lowest rated servicing company in the USA, they are from India, the CEO is Gagan Sharma who rarely is in the USA. Now BSI has been trying to force me to buy their insurance and has fraudulently attempted to alter my home loan with the VA, then they tried to muck up my taxes, they attempted to tell me NOT to pay my property taxes or Home Insurance to anyone except to the CEO Gagan Sharma. Another scam.
They are very much racists, discriminatory, and do NOT like American's especially Veterans, they have violated the US Banking Statutes, Financial Fraud, Defrauded the US Gov, and Me, committed perjury, altered official records. I highly suggest anyone who has the unfortunate dealings with BSI you should notify the FBI, CFPB and the States Attorney Generals office.

BSI buys our mortgage from another company and immediately starts playing games with our insurance and escrow account. Now we are stuck with a forced insurance account and a monthly payment that is more than $200 higher than it should be. My wife has spent countless hours on the phone trying to get this straightened out and has been run in countless circles. It should be against the law for mortgage companies to buy and sell like that in the first place. Never, ever use this company. They will jack you around like you have never been jacked around before.

My nightmare started when my mortgage was transferred to this company from Wells Fargo with loan modification as I was paying my mortgage. When they got my loan they told me it was in foreclosure again. Which had me confused since I was paying it and also in a loan modification. I have been dealing with every person in that company and every day it's a new story. They are now trying to foreclose on my home tomorrow and the only thing they want to talk about is a hundred and $80,000 to bring my account current when they simply can't tell me where my payments have been. I've also filed a complaint against the banking and insurance commissioner. They didn't even seem to care about that. If anyone gets a lawsuit going please let me know. I plan on continuing to make their life miserable.

As I'm reading 173 negative reviews all I can say is "I CAN RELATE". BSI Financial is the pits and everyone can't be telling a story and all I'm reading is how they apologize for their mess ups and that's being nice because I would really like to use other choice words. I been dealing with this company since August of 2017 and I must say they are worthless. I have asked numerous times how I am behind in payment when they transferred my loan from Fay Servicing. Each time I speak to a representative they give me false information concerning my loan. I sent copies of all of my canceled checks since December of 2016 and they sent me the same information in return.
After I made the call to them stating that they sent me the same information that I sent to them they then proceeded to say that they are still investigating. It is now July 2018 and they are still not able to tell me how I'm two months behind and keep giving me months that I sent them a check and it was deposited on their behalf. Each rep doesn't know what they are talking about because their communication within the company must suck. Oh and must I mention that their bookkeeping is also horrible because if it wasn't they wouldn't keep telling me I'm behind but can't tell me for which month exactly. I explained to them that I have taken my last mortgage company to court about the same thing and to also get that information from them so that they can see it's not behind and each representative I have spoken to stated that they will and haven't.
They are reporting that I have late payments to my credit report in which I have disputed it and also filed a complaint with the BBB. I should not have to do the footwork for a company I don't work for and if so I should be getting paid for my services. At this point I don't think they deserve a one star because all the services I get are way below that. I'm ready to take this issue to the news as well to see what can be done. If I decide to miss any payment it will never be my mortgage or somewhere I have to lay my head because I need a place to call home and able to sleep at night.

If you hear the name BSI Financial RUN!!! They are the worst thieves in the mortgage business. Very unprofessional idiots. They say one thing and do exactly the opposite. My loan was in the middle of modification trials when they took over from Fay. The modification process took over 6 months with BSI only for them to falsify all documents to what they want. PLEASE do not do business with this company. They are thieves!!! They will rob you blind making you lose your home in the process. Beware and be forewarned. BSI Financial is a THIEF!!!

I just went to login to my BSI Financial Services account to make my mortgage payment, which is due 7/1/18. It would not accept my user ID, which is correct. I went to "Forget my user ID" and then typed in the required information. It kept telling me that my account number was not found. I called the number and BSI only works business hours during the week so I got a voice system. I tried to do a payment by phone. Again, it would not let me.
I was able to leave a voicemail. I do not expect a call back but this VM, my login attempts, my retrieve user ID attempts, and this review will hopefully work together to demonstrate that I could not access my account. Was my account sold? Was it given a new account number? I just spoke to BSI several weeks ago about my mortgage amount after changing insurance companies. No mention of being sold. So why am I suddenly not an account holder anymore? I have never been late on a mortgage in 9 years 3 months. This is frustrating. I hope BSI Financial Services quickly and effectively resolves this issue so that I can make my mortgage payment.

I rate BSI with a '0'. They have a phone payment line and when I have tried to call in my mortgage payment (too many times) and the connection does not allow a person to key in all of the numbers. Essentially, the phone line does not work. I have reported it countless times. BSI will state 'No one else has a problem with the pay by phone'. One year they did not report my taxes in time to claim the deduction on my yearly tax form. I called them for a straight week and was given the runaround. Bad company.

I am an insurance agent working with a customer that has a loan with BSI. There is an escrow account, home insurance should have been paid 3/30 but was not. Ins Co sent customer a reminder, and that led to calling BSI. They give all sorts of crazy information, claim to have attempted to overnight (FedEx) to a PO Box number, claim they've issued 3 checks, but none of them get to the insurance company. Today I was told they found the problem - address updated in one system, but not another. Jessica in CS will call me back once fixed. Hmmm - they said this exact things 2 weeks ago to my co-worker.
This is not just incompetence, it is criminal to hold customer escrow money. Appears to me based on other complaints this is part of a pattern to hold customer funds and force them to buy forced place insurance - easily 3x the cost. I feel sorry for anyone that ends up with BSI. We work with a lot of lenders and this is by far the worst. Home insurance is about to be cancelled and they do nothing about it. SCUM!!!

Hail damaged my home. Insurance company made the check for repairs payable to BSI. BSI is just sitting on the money and refuse to give it to me so I can pay the contractor. The contractor completed the work more than 30 days ago and BSI refuses to respond to any of my requests for them to give me a check that I can give to the contractor and be over and done with this repair. I have sent letters in and called and cannot get any assistance from anyone. They could at least respond to my letters since I have asked specific questions in my letters. The staff at BSI are worthless.

This review is in regards to my mother's mortgage loan servicing company BSI. They continue to bill for an escrow account that we never had. We have made multiple phone calls, multi emails. They refuse to reply or acknowledge that they will deal with issue. Issue never gets resolved. They continue to add past due escrow amounts to statement. What part of "We Don't Have An Escrow Account, And DON'T WANT ONE" don't they understand? Seriously, one hand doesn't know what the other hand is doing at BSI. I have never dealt with such bad service in my life. ATTN: MIRRIE ** at BSI. I have emailed you the info of homeowners insurance, and put in writing that we do not want escrow account. Yet, you continue to not acknowledge my emails, or return phone calls. You are a poor excuse for an employee. But guess what. We are refinancing and will hopefully never deal with your incompetence again!

My husband and I closed on our condo less than a year ago. One of the requirements of the closing with this mortgage company, was to reserve a year's worth of Homeowners Association fees with them. We complied and set aside 8,265.96. It is listed on our HUD under Association Reserves. This was money that my husband and I had to come up with and hand over to them. The payments are 1,033.00 due quarterly. The first payment was in October of 2017. I received a letter and a corresponding phone call from the management company that they did not receive the payment. I called the mortgage company and explained to them that they have to pay this fee. It was required by you and money was set aside.
After being transferred numerous times to many different departments, they realized they are required to pay this and sent out a check. They assured me that they would clear up the confusion on their end and when the next payment was due not to worry. They would pay it. January 2018 rolled around and again the same thing happened. I called them and after more transfers and confusion I explained the setup again and they realized again that they have to pay the HOA for that month. This time I asked the girl if she needs the payment coupons I have so they have an address where to send the payment to and a contact person. She gave me the fax number and I faxed the documents over to them.
Both the October payment and the January payment were a month late. I am now in April 2018 and again I receive a letter from my management company that the dues were never paid. Again, I call the mortgage company. I am transferred three times, explain the situation three more times and the only response I get is "we will need to research this someone will get back to you." They patronized me, cut me off while I was speaking and hung up on me.
Meanwhile, my dues are a month late again. I complied with everything they asked me to do. They have all the documents they need from both myself and the closing attorney that clearly states they are responsible for making the HOA payment from reserves set aside for this purpose. They have violated the terms of our escrow agreement and are causing us to be continually delinquent on the HOA dues. We were told the reason they are asking for a year's worth of dues up front is so that they can pay them to ensure they are paid on time to avoid a delinquency, which is exactly what is continually happening.

Sometime about a year ago, I received a notification that BSI Financial was taking over my loan. I was concerned that it may have been because of the impending foreclosure and chapter 13 status, all due to the shenanigans and lies and scandals committed by the company whose loan they sold to BSI. Had that previous lender had modified or refinanced the loan they said I qualified for, nearly 6 years ago, this wouldn't even be a conversation. Now it's well known about the transgressions they've committed. I hoped that I would have an easier time working with them, until I read these reviews, all of which I am sure they are credible.
I just checked with my local tax office and saw my taxes were not paid, and thought that could be possible because I hadn't been able to pay my mortgage to the trustee, which again would have not even been a factor had my rate have been modified or refinanced 6 years ago. Nobody is paying 6.5 % not even now and rates were available for 2.x - 3.x % back when I was proactive and began the process 2 years after the previous modification.
At least I can go ahead with the escrow refund and supplement it with my own payment to get this paid current. But after reading these tales of woe, I'm not sure I'm going to have a good experience with them either. I generally don't write reviews unless I am thrilled with a company's products and services or am very displeased. At least I've been warned -Watch your back. Hopefully the end result is I save my house but move my loan to where I'm assured I get outstanding and responsive service.

If you should have the misfortune of having these people as your loan servicing company, #1 run away as fast as you can and refinance your home! You will have to stay on top of them every month to make sure your payments are posted, you will have to tell them to refigure your escrow, you may have to call them 11 times to get them to do it. When you call customer service, you may as well be talking to your cat. Call back as many times as you want and ask the same question, I guarantee you will get a different answer every time!
If you ask for a LOAN MODIFICATION, YOU BETTER HAVE A SHOE BOX READY TO LIVE IN BECAUSE THEY DON'T HAVE YOUR BEST INTEREST AT HEART... They want your house! So do yourself a favor and pay your mortgage. They don't want to help you. If you have just 1 late payment for your whole loan, they will promise to remove the late fee and when you call to find out why it wasn't taken off, they will ask you, "who told you that"! Just fair warning my friends! BBB and the consumer financial protection bureau heard from me today. If BSI is your lender, you may get to know these people too. Have a great day.

This is the worst company I've ever dealt with. I was with previous company for 10 years. Never had a late fee. In the past 11 months I have had 4. One of which was a late fee for February of 2017 and they didn't have the loan, they took over on March 2 2017. I have called several times even contacted the previous mortgage company. My bank sends out the payment on the 10th as it's programmed to. It takes BSI anywhere from 2 to 10 days to process. Some months there is no late fee. Can't figure what they do. All they tell me it's my fault. Been doing this for 10 years. Never had a problem till now. Don't get paid till the 10th, payment goes out on the 10th. Some months it's process in 2 days. This month it took 9 days. Looking for a new mortgage company.

Learn from my headache and do NOT do business with this company if you can avoid it. My original home loan was sold to BSI, so I really didn't have much choice in having to deal with them. In July of 2017, I decided to refinance my mortgage with another company and my loan to BSI was paid in full in August. On September 15, 2017, BSI took a house payment (September's payment) out of my bank account. Of course I was shocked to see that come out of my account, especially when I wasn't expecting it since I had a zero balance with them as of August. I called them to find out why they took the money and the person who could help me was unavailable.
I was promised a callback. Several days went by, no call. I finally called them back and the only answer I could get was, "That shouldn't have happened", but no answer to why it happened or when I would get my money refunded. They needed to investigate. A few weeks later in October, I received a call from the BSI payoff dept stating I needed to send them an email stating I wanted to close the account. (The lady who called knew nothing about my refund, just noticed that the account had been paid off, but I needed to close the account officially. Weird, I've never had to do that on my other home refi's, but ok). She gave me directions of what to do, say and where to send the email.
I sent the requested email that night when I got home from work. On November 9th, I called and spoke with customer service (this company's customer service is the worst I have ever dealt with btw) to check on the status of my refund and I was informed it was being processed and I should receive it in 7-10 business days. The holiday season came and went and still no refund. On Jan 9, 2018 I called them again to see where my refund was. They said I needed to send them a request to close my account.
A close line letter they called it. I told them I emailed it to them back in October, per their instructions. Per the CS rep, they never received it. She then informed me that an email wouldn't work anyway as they needed an original signature on their form. "Fine. Will you email me a copy of the form so I can sign it and send it back?" She said yes and that it would be emailed to me right away. I looked in my email for several days and no letter. I even checked my snail mail thinking maybe I misunderstood her and she was going to mail it to me.
On Jan 19th, I called back to let them know I still had not received the letter and I was told it was still being processed and would be sent out by Jan 22nd at the latest. (Seriously, who takes that long to send out an email?) I asked to speak with a manager as this was getting ridiculous. The rep contacted a manager named Mirrie ** and said they would send me the form immediately. They did, to my surprise. I signed it, emailed and faxed it back. I also emailed Mirrie ** with my concerns and some questions about my refund, to which the reply I received was a very short "We didn't get the form. Resubmit." No answer to any of my questions or any expressed concern or sympathy about the runaround I am getting from their company.
On Feb 5, 2018 I called to check on the status of my refund. They said they had not received my signed copy of the close line letter. She was however, able to locate the email I sent back in October asking them to close my account, but that wasn't enough. I verified where I should be sending a copy of my signed letter and sent it again. (Btw, while this nightmare of trying to get my refund was going on, BSI also closed, then re-opened my auto payments through my bank account (remember, my account with them is a zero balance) and they also put mandatory insurance on my home to the tune of $1200.00 because they didn't have proof of insurance, even though they were no longer the mortgage company that my loan was financed through.
I called 2 weeks ago to find out the status of my refund and they told me it was being processed and I should have it the next week (3/4-3/10). I finally felt relief, like maybe this nightmare was over. Guess what, still no refund and today I received a call from BSI stating that I need to provide them a signed copy of the "Close line letter" in order for them to process my refund and close my account!!! How many times do I have to go through this with this company? How is it that one person tells me it's being processed and the other person tells me they have no record of what they need. I am a very patient person, but I am done with this company and am going to find a way to take action against them. It's been 7 months! SERIOUSLY, DO NOT USE BSI FINANCIAL.

If I could give them less than one star I would. They put forced place flood insurance on my even though I pay for it. Then they said it wasn't enough-it is more than the loan amount so that is enough. Now after 18 months of me paying my own insurance and taxes, they say my escrow is 36 months short and are going to jack up my payment for the shortage. But I don't have an escrow account because I pay my own insurance and taxes! Fools. But if I don't pay, you know what happens. It is theft. The customer service people never, ever know the answer but always want 7-10 business days to research it. And they want me to fax them documents, 2 and 3 times because it is never received. And who faxes anymore? FOOLS.

Signed up with "Greg" just after Thanksgiving, had to pay upfront $170 before they would begin ANY settlement discussions. Paid that... It is now over 2 months later, I have paid to them $1048, and still I have NO settlements in place, interest and fees are still accruing on the 2 accounts, and when you call Customer Service they know nothing! They will NEVER provide ANY documentation of monies received NOR monies paid out! No beginning balances... NOTHING! When I requested PROOF of payments made, they REFUSED! Been calling my "Rep" Greg for 3 WEEKS. He refuses to return ANY calls! DO NOT USE THIS SERVICE! They are a scam!

Extremely poor customer service! Our mortgage was sold to BSI by our original lender & the transition has been brutal. We received a letter from original lender informing us that our loan would now be serviced by BSI and we should send next month's payment to BSI instead. BSI never sent us a statement or letter or anything so when the next payment became due we mailed it to BSI at the address given by original lender. We included a copy of the letter from the original lender about the transfer which had all of the account info. The check cleared our bank & then we received a letter from BSI explaining that they would now be handling our loan. Still no statement for next payment but a "temporary coupon" was included with the letter so we mailed the 2nd month's payment in with that.
The amount of payment increased by 16% although we were told everything would stay the same. The 2nd month's check cleared our bank but BSI has not applied the payment to our account and continues to send past due notices. We have not had any luck on the phone so by certified mail, we sent copies of the cancelled check. They still can't get it corrected. For the 3rd month's payment we finally received a statement but that too, shows last month's payment has not been paid. Although we made the payment & have sent BSI a copy of the canceled check, they cannot seem to get it corrected. Another phone call today proved unsuccessful. Shopping for another lender.

My mortgage servicing was transferred to BSI beginning December 1 from another servicer with just two weeks notice. I had never heard of BSI before and when I went on ConsumerAffairs to see what I could find out about them, I was not happy. Negative review after negative review, horror story after horror story. Combine those reviews with the $20 BSI charges to make a payment using a customer service representative and that you can't make partial payments online unless you pay the full monthly amount, I was not liking this new servicer at all (I have to split my monthly payment and was able to do so at no charge with my previous servicer).
The good news is that I called BSI today to see if there was anything that I could do and learned that I was assigned someone to talk to who is not a CSR. Her name is Nicole ** and she was wonderful. She was patient, knowledgeable and explained what my payment options are to make it work for me. And she processed a half month's payment for me, no problem. Have to give props where props are due. I'm still leery about BSI but kudos to Ms. **!

They consistently lost our payments and charged us a late fee. We finally had to do auto-pay. When you call it’s nearly impossible to get a person on the phone and when you do, they never follow-up or call you back. Just a very bad experience all around. Borrowers beware!!

I have not yet received the overpayment after the closing of my mortgage. I have now waited over 12 weeks. Every time I call I have to give them my current address AGAIN! Each time they give me a new date that the check has been mailed! How hard it is to write an address down and mail a check! Absolutely the most incompetent people that I have had to deal with.

I have had the worst experience with BSI Financial Services. This is the third home I've owned, and the first time my mortgage is with BSI. Anything that can go wrong with them in the last year has for me. I first had them automatically withdraw from my account my payment. I set up the days of the month I needed the payment to charge my account. Well, twice they charged my account on the incorrect day, thus overdrawing my account. My latest experience is with them paying my escrow to my homeowners.
When my insurance carrier contacted me one month ago to tell me it hasn't been paid I immediately contacted BSI. Well one month later it still is not paid, I had to pay my insurance carrier out of my pocket in order to avoid cancellation of my homeowners and to this day BSI still has not paid the escrow payment to my insurance company. I literally have called 6 times and get completely different answers from every person I talk to. If anyone is looking to use BSI for their mortgage - read this! DO NOT DO IT!!! They are the absolute worst company in the world.

After 5 years of trying to obtain a modification from my lender, BSI Financial Services, I was granted one in March of 2016. My 1st payment was due on April 1, 2016 with a 10 day grace period. I sent my payment in the form of money orders, certified mail, on April 2, 2016. On April 15, 2016, I called my loss mitigation specialist, Sandra ** to confirm the receipt of payment. She did not answer, so I left a message and sent an email. I called again on 4-18-2016 and Ms. ** answered. I asked if my payment had been received. She said no. I told her that I sent the payment certified mail and the post office told me that the payment had reached its destination. I also told her that I called MoneyGram to see if the money orders had been cashed. They hadn't. I informed her that I had taken pictures of the money orders after I filled them out, before I mailed them. She asked me to email her the picture. I did. She confirmed receipt of the email.
I called and emailed almost everyday for the remainder of that month asking if the payment had been received. On May 1, 2016, I called BSI to make my second payment over the phone using my debit card. My call was answered by Kyle ext: ** in Titusville PA. He told me that he could not accept my payment because there was a code on my account that needed to be removed by my loss mitigation specialists. I asked to be transferred to my specialist, but Sandra ** was not available. I left her a message letting her know that I was having issues with their system and to please advise me as to what I should do.
Over the next week I called 5 times, but was unable to reach Ms. **. Finally, on May 10, 2016 I was able to reach Ms. ** and she told me that BSI would not accept my second payment because my first payment had not yet been received which meant it was late and I had defaulted on my agreement. She said the agreement was now null and void and BSI would reinstate foreclosure proceedings. I told her that my payment not being received was not my fault and that I had sent it certified mail. She said they hadn't received it yet, and the matter was out of her hands. Later that month, when I received my next billing statement it reflected that my payment had been received and applied to my balance.
I have been trying since May of 2016 to obtain another modification, but BSI has been completely uncooperative. BSI has been trying ever since to foreclose on my home, to the point that I have had to file for bankruptcy protection. I am currently in Bankruptcy. I am not asking for special treatment, I simply want the modification I was promised and worked so hard to obtain so that I may keep my home. An auction sale date for my property has been set for this Friday July 28, 2017.
As a resolution, I am seeking a modification of my loan. I have been told by "Keep Your Home California," a Federally funded program set up by The US Treasury Department that if BSI would be willing to modify my loan and put the amount that I owe as a deferment and not a balloon, then I could reapply with the negative equity as a hardship and would qualify for KYHCs Principal Reduction Program which would pay up to $1000,000 to my lender to help me get caught up on what I owe. Please help. I do not want to lose my home. I am not sure where to go, but after doing research on BSI Financial and their modification procedures, I discovered there are hundreds of complaints against BSI and their business practices. They are pulling this scam all across america and there is no one standing up for the little guy losing his home daily.
On June 6, 2017. I went to the Nationwide Posting & Publication website to view foreclosure sale information about my home. Once I arrived at the site, It stated that my property was to be sold the following day, June 7, 2017. After reviewing the information, I called my loan servicer, BSI Financial and asked to speak to my account manager, Sandra **. I was told that Sandra wasn't available and was asked if I needed help by the person who answered my call. That person was Lazandra **.
Lazandra ** told me that she was an account specialist and worked in the Loss Mitigation Dept. with Sandra **. I told her that I had visited the Nationwide Posting website and that it said my property was up for sale the following day. I asked her if the website was correct and was my home going to be put up for auction on the 7th? She said no. According to her records, BSI had received my request for a Modification and that they had received a complete package. She also said she, nor BSI needed any further documents from me. She told me that because I was under review for a modification, that the sale had been placed on hold, and my property will not be put up for auction the following day.
Lazandra also said that according to California state law, no property can be sold while under review for a modification, that my Loss Mitigation Package was currently being reviewed by the underwriter, and according to California state law, even if my request for an appeal is denied, BSI has to send me a denial letter and give me 30 days to appeal their decision. If BSI denies my appeal, they have to send me an appeal denial letter before my property can be placed back up for auction.
I asked Lazandra several more times throughout our 9 minute and 54 sec. long conversation, Lazandra, are you 100% sure that my property will not go to auction tomorrow, June 7th? She assured me that their was no chance of my property being put up for auction because in her system there was no sale date attached to my property and that the sale had been placed on hold. She told me the only reason Nationwide Posting had a sale date of June the 7th showing on their website was because their system was slow and she had access to the most up to date information regarding my property.
I even asked Lazandra directly, If BSI denies my request for a modification today June 6th, are you saying you still can't sell my home tomorrow because you have to give me time to appeal and resubmit documents? Lazandra said yes, that is correct. Her exact words were We can't place your property back on the market while you are in the appeals process. We have to give you 30 days to appeal, we have to review your appeal, and we have to send you an answer back before we can place your property back on the market because you are in the state of California.
And just because I wanted to make very sure that I was understanding her correctly, I asked once more before our conversation ended, Lazandra, are you sure my property will not go to auction tomorrow? Her answers was, No your property will not go to auction tomorrow because it's under review and it has been placed on hold. She said maybe it would go to auction if there weren't a hold placed on the account, but there is, so you have nothing to worry about. I asked if I could get a printed document that says the sale has been placed on hold? She said, no, but don't worry, your home will not be put up for auction tomorrow.
At about 10:30 am on Wednesday, June 7th., the day after I spoke with Lezandra **, I checked the Nationwide Posting & Publication website to see if there had been any changes in regards to my account being placed on hold. To my surprise, upon reviewing the site, I noticed that it had been updated to now include an opening bid amount for my home and the time in which the sale would start (1:00 pm pst). I immediately called BSI and requested to speak with my account manager, Sandra **. I was told she was in a meeting. I then requested to speak with her supervisor, I was told he was in a meeting as well. I told the person who answered my call (I didn't get her name) about the previous conversation I had with Lazandra the day before. I told her that the website had gone from saying Scheduled sale date 6/7/2017 to listing an opening bid amount and a time in which the sale would take place.
She said The hold on your property has been removed and the request for modification was closed out today. I asked if my property would in fact be put up for auction? She said she couldn't give me that information because she was in a different department and didn't have access to those notes. I asked to speak with her supervisor and she told me that he wouldn't be able to help me either. I asked to speak with her supervisor again and she placed me on hold. After being on hold for a very long time, I was transferred to someone named Daniel **. He said he was a Manager in the corporate office in Dallas Texas.
I explained to Daniel, my conversation with Lezandra and that the woman who transferred me to him said the hold was removed and I was no longer under consideration for a modification. I told him I needed to know if my property will be put up for auction today at 1:00 pm (less than 3hr. from now.) His exact words were Mr. **, let me just confirm with you that BSI is a servicer. We service loans for private investors. Your particular investor happens to be CAM Trust who's the owner of the note. In the state of California, there is a law named the SB-900 law that states that a bank, servicer, or investor can deny the review of a loan modification package if it's sent when there is a scheduled sale date (which is not true). Daniel ** also said We have received your request for a modification and the investor had declined to review it and we are proceeding with sale today at 1:00 pm.
I asked Daniel if Lazandra had lied when she told me I had 30 days to appeal a denial. Was she lying when she said that there was no way for my home to go to auction on the 7th? At that point, Daniel cut me off, mid sentence, and began to get very aggressive and rude. He told me that I needed to Stop talking now if I want my questions answered! He also said Mr. **, you've had your chance to speak, now it's my turn. When I'm done, you can ask any questions you want! He then said, No, Lazandra was not lying. The hold was removed today, you spoke with Lazandra yesterday. She would have seen a hold on the account yesterday because the hold was not removed until sometime this morning.
I then said, Lazandra told me I had 30 days after a denial to appeal. Daniel said, No, thats based on the packet we were going to review you for however, it was brought to our attention today that we have received notification from the investor this morning to remove the hold, we are gonna proceed with sale. I asked him if the sale would be taking place at 1 pm my time or his time. He said my time. I asked for his full name and location, thanked him for his time, and we hung up. I was forced to file a bankruptcy to protect my home. The sale was postponed to June 30. I was not given a full 30 days to appeal their decision. In fact, today is June 28, 2017 and neither myself, nor my attorney have yet to receive a denial letter from BSI. It is my belief that BSI purposely gave me wrong information in an attempt to fraudulently and underhandedly foreclose on my property.
As a result of my conversations with both Lazandra * and Daniel **, I have questions: 1. Why would Lazandra ** tell me that my Loss Mitigation packet was under review with the underwriter if it wasn't? 2. Why would Lezandra tell me that BSI has to give me 30 days to appeal, they have to review my appeal, and they have to send me an answer back before they can place my property back on the market because I am in the state of California, if that was not true? 3. Why would Daniel ** lie about SB-900? 4. Why have I still not received a denial letter from BSI? 5. Why did Daniel ** lie about the investor declining to review my Loss Mitigation package?
I was sent a letter from Sandra ** on April 27, 2017 that stated, my Loss Mitigation package was received and is being reviewed by BSI. A decision will be determined within 30 days from that date. I called numerous times to get an update, but my calls were never returned. However, if I had been under review since April 27th and it takes 30 days to make a decision, how is it possible that the investor decided on June 7th that they would deny reviewing my Loss Mitigation packet? There are too many inconsistencies with BSI's business practices.
I assure you that my statements in this complaint are truthful and factual, however if anyone questions the accuracy of my statements, I would be more than happy to send the videotaped recordings of both conversations. I couldn't attached the videos to this complaint because the files were too big and there was no way for me to cut them into small enough pieces to attach them.
My only goal is to receive a modification. I have sent off another Loss Mitigation package and it is my hope, that this time, BSI will be fairly reviewed and considered my request. I know I have missed payments, but it is my goal to get back on track and repay everything I owe through a modification. I am now able to work with Keep Your Home California, but they do not assist applicants who are in active bankruptcies. My prayer is that BSI will postpone my sale date to August 31, 2017, so that KYHC can have the time they need to review and assist me in my modification and repayment of what's owed. I live in a 2 bedroom, 1 bathroom house in an unincorporated part of Fontana California. My mortgage is $1,600 per month with an interest rate of over 6%.
In my neighborhood and in surrounding neighborhoods in this part of my county, a person can rent a 4 bedroom 3 bathroom house for $1,600 per month. In fact, the house next door to mine is for rent for $1,300 per month and it's a 3 bedroom, 2 1/2 bathroom home on an acre of land. That price is reflective of the current market in my area. At the current amount of my mortgage, getting a roommate isn't even feasible. In order to get a roommate, I would have to charge half my mortgage, $800 per month. It would be impossible to find a roommate because you can rent a 1 bedroom, 1 bathroom house in my neighborhood for $700. I need help. If I could just get my interest rate lowered, I would be able to make the payment. I am asking BSI to please approve me for a modification. Thank you.

I recently had an increase in my mortgage payment. I called this company for an explanation and spoke with a female named Jamie at extension ** on July 3, 2017. This person not only could not give me an explanation for the increase, but lied and misdirected me by asking me to go back to the County and ask for a different letter of my new Homestead Exemption. She claimed that the company did not receive this letter that was faxed to them 3 month ago on May 11, 2017.
I called back BSI office in Titusville, PA 1-800-327- 7861 the same day after visiting my County's Office after they told me that letter the letter they had sent me was correct. Jamie had also told me that my escrow increase was due to a tax disbursement that was made back in 2015, which was completely false. I have copies of the taxes that have been paid on my property to prove it. This character of "Jamie" at extension ** was not available, but that was difficult to locate without a last name I was told. So the poor person that answered my call took the heat professionally and took note to send for a correction of my Annual Escrow Account Disclosure Statement (as she told me). Also this person told me that she found the letter of my new Exemption that "Jamie" told me they had not received.
Last year there was another incident with a payment they claimed they had not received. They payment was sent by my bank. Even though I provided them with a transaction number they harassed me with phone calls morning, afternoons and evenings. I had to put a stop payment on the check that the bank had sent and send them the payments with late charge fees included to get them off my hair. I found out on my own that the new escrow increase was due to an increase in my Home Insurance, they still have to correct the financial projection (Annual Escrow Account Disclosure Statement) since my taxes for the year 2017 went down. CONSUMER BEWARE if you have the misfortune of using BSI Financial Services. Keep your eyes open for accuracy for any bill they send you and record the last name of the person you speak to if you have to address any issue. Thanks for reading my review and good luck.

The company I have a line of credit with went bankrupt and BSI Financial assumed the debt. I have received letters in the mail with random charges tacked onto my account without any support or explanation. When I called the number on the letter and asked what the charge was for, I could not get an explanation. My credit rating is excellent. I've filed an official complaint to hold BSI Financial accountable for actions that skim government rules and regulations to protect consumers like me. BEWARE OF BSI FINANCIAL. If you do not question this company's devious methods; you will get mysterious charges attached to your account.

I have been at it with these clowns for going on 2 months now. There is a home and land next to mine that is being sold. Come to find out that my property line goes 1/2 way through their house! So, long story short, we did a lot line adjustment. .60/acre each to fix the boundary line issue and unencumber their title. The lands in question are the SAME... no differences in value whatsoever. Everything is done, signed off by all governmental entities, recorded with the county, etc. But wait!! Because the 'legal' description has changed my servicer - BSI has to do and allow a partial reconveyance of the deed. Basically, they have to 'approve' of the new legal description.
Pretty simple right? NOPE... Lea there won't return calls, you can't e mail them, her supervisor Janell doesn't return calls either. I have even tried to contact their boss, Candice... get a reply... nope... So here we are, the poor folks next door can't complete their purchase of the property until BSI 'get's around to it'... pathetic. Here are some places that we can file complaints with and possibly take it as far as a class action law suit. Let's get this going!

I am really not sure why this company is still in business. My mortgage was unfortunately sold to them. It should not be okay to all of the sudden increase your payment by $350 a month due to failure to pay the taxes correctly. They assign an agent to you however, that person will not call you back. This company has put me in financial hardship and is a nightmare to deal with.

On 11/16/ 2016 I have received numerous calls from my insurance company declaring that they have not received any payments from BSI Financial. I called and spoke with 5 different reps who refused to speak with me because they have to get another authorization from your office in order to help me. This is unfair and now the insurance company is saying if they do not receive payment my insurance will lapse. On 11/16/2017 ** FAX NUMBER, per conversation on 11/16 with Prisca ** she advised the insurance agent to send her the declaration page so that they can pay it. Per Jerry with my insurance company he has sent the documents by fax and email to her on several occasions and she still hasn't responded. I have the emails showing where she read them but never responded.
I have called BSI from 11/2016 to until 01/2017 when I received another call from Agent Mutual and was told Prisca ** with BSI never sent payment therefore my insurance has cancelled effective 11/2016 so now I have to find insurance because she is not responding. Since then on 03/07/2017 BSI has yet again transferred my loan to another company FAY Servicing. I am asking that someone from your company contact me or my lawyer about this matter. I pay too much money for my home and have no proof that where you all sent my money to. There should be records that I have overpaid you all since no one paid my home insurance which is included in my mortgage.

I have been dealing with BSI for over 3 years now. My mortgage was sold to them by Chase when I claimed bankruptcy. They are a complete nightmare. Their agents are rude and incompetent. When they first picked up my loan they stopped paying my taxes and then they stopped paying my homeowners which was eventually cancelled for awhile. They held a check I wrote for the mortgage one month and then sent it back and said it was held for 90 days?? Really?
Last year's transaction history has months where none of my payments were applied to my principal. They have a section on the history called "other". Some of my monthly payments went into that account and no one can tell me what it is for. This year they decided not to pay some of my interest on my mortgage so when I went to file my taxes I had to call IRS. They told me to use last year's numbers. I just don't understand how this company does not get into some kind of trouble. It seems to me some of what they are doing is illegal. I don't get it. I waited 3 years for a loan modification and the payments are higher than my regular mortgage. If you don't have to use them I'd advise that you do not!

THIS MUST BE THE WORST PRACTICING BUSINESS I HAVE EVER HAD THE MISFORTUNE OF BEING FORCED TO DEAL WITH!!! Please excuse the caps, but they are an expression of how truly beyond frustrated I have been since this company bought my mortgage from another broker. These people must be stopped and investigated. As customers we must come together and bring some type of action against this company!!! They are playing with my Homeowner's insurance and property taxes just as mentioned in all of the previous statements and this is happening at exactly the same time as the other customers are going through it with this company.
This all started in 2016!!! If anyone is interested in seeking LEGAL recourse against this company, we need to contact each other and find 1 attorney to represent us ALL!!! I hate the day they took over my money for the second time. Yes, I said money. Because they have caused me more undue financial stress in the past year than I have gone through in the entire 10 Years I have been in this property!!!

My mortgage been sold out from Wells Fargo to BSI only month ago. I called the appointee person Marco but he never care to call me back! To know about my status with foreclosure so I called any one then! Her name was Mary she oh they usually answer back 48 hours later which already been over 48 already! I ask, "Could you check my status?" She said, "Oh the sales date is tomorrow morning and you have no time to do anything!!" I said "how come I just received today the statement saying due date next month? Why you did not send confirmation date letter instead?" She said those statement are just the computer process them automatically. She repeated that nightmare procedure for tomorrow. I couldn't eat or sleep all day all night for this nightmare! They are collection! I'm 71 years old still working my X line side in this house. He is veteran disable!! Any dignity?!

I have never in my life experienced anything like what I have with BSI Financial. My nightmare started in August of 2014. I sent in my monthly payment in the beginning of the month then at the end of the month I sent in September's payment, and then in October BSI said I didn't pay September. We were on the phone with Customer Care and was told the payment at the end of August was put towards principal because you can not make two payments in one month. I now have 1200.00 in late fees that I refuse to pay for their mistake. Every time I call and ask to speak with a supervisor they are always in a meeting and never once have I received a return phone call.
When I finally get the August matter straighten out I receive a bill for a different month that BSI says I missed a payment. When I fax proof that they cashed my check they tell me a different month I missed and never take off late fees that I don't owe, and the kicker is I am now receiving foreclosure notices, and I have all my checks to prove they cashed them and they won't remove them. I have even tried sending my payment registered mail and they got my payment on the fifth, and put a late fee down on the 17th of the month. I don't know what is going on in this company but how can any of this be legal?

My husband & I filed bankruptcy & surrendered our home. We paid out of bankruptcy & was discharged. We started receiving letters & phone calls from BSI Financial Services saying they bought our mortgage from Chase & was harassing us. We explained the bankruptcy & had our attorney contact them. They even showed up taking pictures of our rental home. They called us threatening us all hour of the day & night for over 2 years. It has been six years since our bankruptcy and we have now received a 1099-C from them. This is ridiculous & has to be stopped.

BSI has to be the least customer friendly mortgage holder I have ever encountered. They are slow to process requests for changes. ABSOLUTELY DO NOT HOLD AN ESCROW ACCOUNT WITH BSI - My escrow amount due monthly has changed 3 times in the last 3 months. I'll be glad when BSI sells my loan.

I have lived in my house since 1996. Had purchased it 1999. Of course the first mortgage company sold my mortgage to another investor. Just in the last year and a half, I have been bounced back and forth between BSI and SLS. I was informed that my mortgage is late by one month. I was also informed I had no homeowners or flood insurance on my home. Hello??? This is all supposed to be included as part of my mortgage payment. I had to remind SLS to pay my property taxes. I called on 12/19/16 and again today, because they are telling me they have to review my account and it will take 5 to 10 days. Of course it was reflected on my credit report. I asked them first of all not to say that my call is being recorded in an attempt to collect a debt. Hello? Are you not a mortgage company? Or are you a collection agency? Very rude and degrading I must say.
I was bounced back to BSI in August. So they would only have to review August, September, October, November and December. Can they not look at my account and work with me immediately? Nope! I have to wait till they have time to do it. Why are there customer service representatives? What do they do all day long? Why do I not have insurance on my house? What if, god forbid, something happened to my house? Then what! To top it off after speaking with them yesterday, I opened my mailbox and had a letter from BSI telling me that select portfolio servicing will be taking over my account as of February 2017. What a nightmare! I want to file a lawsuit against these unprofessional mortgage companies. Don't you?

For about a year we had no complaints. Then we decided to change the bank account our payments were being withdrawn from. We filled out the form and sent it in. Nothing happened. Ultimately, since this bank account was a secondary account, we ended up keeping it open solely to accommodate BSI. We lived. Fast forward about 8 months... Out of nowhere, BSI decides they're going to change the date the payment is being withdrawn (from the unused secondary account that we were going out of our way to deposit money to avoid a missed payment). Hello, NSF. We filled out another form to have the date changed back to the original date, and guess what? Nothing happened! They continually (for about 3 months) took payments out on the wrong day from the wrong account.
We gave them the ol' ultimatum and advised they get their crap together or we're going elsewhere. Surprise surprise they couldn't do that either. Now we're here. They are still (3 months later) trying to contact us saying we owe them for their NSF fees from missed payments and fees for next year even though we canceled. I can't believe a 'professional' business would treat any paying customer with such a lack of respect and morale. So if you need home insurance, or any insurance, don't trust BSI. The only part of BSI I trust is the BS.

I got the mortgage with BSI after Chase sold it. It's been a plain nightmare since then. They don't believe in loan modifications. I am disable and they want me to vacate the property as soon as possible. They are sending a real estate agent every week to make sure that I leave the property. They send letters to contact people that never respond to you or maybe they don't exist. Who knows. I will be on the street if I don't get help as soon as possible!

First of all, I give them 1 star because it was required. BofA sold these people my mortgage. If you have a choice don't use them. From the beginning they sent me inaccurate statements then made me pay "trial payments" which were $1500.00 more than the actual payment amount. I ended up suing them because they violated Dodd-Frank.

Condescending/predatory. They just took over my loan. Are late with all paper work. Send confusing dates and addresses. Putting the burden on us to provide ins. information that was on record with previous service. Threats of high priced placed insurance. I have never had a lapse in insurance coverage and am current with home and flood. They sent all payment information after the due date. I do not trust them.

I have been a customer for approximately 3 years. I always mail my mortgage on time yet I have been charged late fees 3 times already. This past time I mailed it on the 9th of the month and they processed it on the 22nd! They are impossible to speak to! Please be of assistance.

My equity loan was transferred to BSI Financial Services from CitiBank in Mar of 2016. This loan servicer has yet to get my statements correct. I was told not to make a payment till they straighten out the servicing on these new loans they took over. I continued to make the payments even though they were nearly $100.00 more than what the payment should be. Finally I get my statement dated 5-10-16 that I did not receive in the mail till 6-7-16, with appears to be a late fee of over $78.00! They didn't mail the letter till 6-3-16. My payments have not been late. So I come on this site to see the reviews. IF CONSUMERS AFFAIRS IS NOT GOING TO DO ANYTHING TO PROTECT US, WE NEED TO HAVE A CLASS ACTION SUIT.

Bank of America sold our Mortgage to BSI Financial. At first they were helpful and responsive. Then they started requiring secure funds for us to pay the mortgage. It took months to get them to lift this requirement. Then due to an error at their end they imposed the same restriction and never told me. Fortunately I found it by reviewing my online account or else my mortgage would have been late. My account rep is very nice and tries to help, but when I asked to speak with her supervisor (not because of anything she did) that person was unavailable. I asked to speak with the cashiering unit (the people requiring secure funds) but they don't speak to the public. You can't get a call back in a reasonable amount of time either. They know they can do whatever they want because this is the roof over your head. Stay away from BSI.

CitiMortgage sold our account to BSI Financial. I have been attempting to get a statement and pay off since April and with no results. LAST 2 calls this week. 1st call was told I would be sent payoff right away and no email with response. 2nd call said would request and it could take 3 to 5 business days! Asked for a manager and to no surprise there was not a manager available. Thanks so much CitiMortgage for the company you sold many accounts to and what we have had to go through. I would not recommend BSI Financial to anyone.

My Equity Loan was transferred to BSI Financial from Citibank. This company has been awful to deal with. I would not recommend them to any Friends or Family! It has been over a month and they still have not established my account correctly. Every week I call and every week I am told the exact same thing, "We are working on your account and it should all be fixed within a few days!" They lie to you, so that they can get you off the phone as quickly as possible.

My second mortgage loan was sold by Citibank to these clowns. The customer service is awful and they insulate the administration so you cannot talk to anyone in authority. I have been trying to get a loan payoff total for over week to allow my new bank to refinance my 2nd mortgage (BSI has a lien on my home) and have been trying to get help from this company, but they do everything they can to stall, hinder and delay. Avoid this company at all costs.

BofA sold my loan to this company and once they did, it's been downhill from there. There is no reason for someone to leave a message to speak with a representative. If the loan is sold, terms and conditions remain the same. You can't change a contract without someone (homeowner) signing off on it. Please shut this place down.

After many of the problems mentioned, I refinanced my mortgage through a bank that does not sell its mortgages. I did want people with BSI Financial to know that when I was still with them, it did help to record every conversation and let them know at the beginning of the conversation that it was being recorded. I also kept a log of all conversations with them. It also helped to use priority or registered mail whenever I had to send something to them. This added additional expense and was inconvenient but it averted problems down the line. Refinancing was also inconvenient, but luckily, the interest rates have gone down which covered the additional closing costs I had to pay. It was worth the peace of mind I now have.

I had previously written a complaint on this company (BSI Financial) and looking at the complaints on this site against them, this company is apparently doing the same thing to hundreds of people everyday! All over the US. My mortgage was sold to these people and all of the tactics explained in every complaint are identical to what this company has done to me. I have been battling a company who has been taking my mortgage check every month, sending inaccurate information on monthly mortgage payment due then telling me payment is short and "your money was applied somewhere else"... I have been battling this for six months now and am extremely angry that no one will do anything to investigate this Company.
Through my research I know these things about this company, they are not a Bank, they are a loan Servicer, which means they are not monitored by the federal government. This company is overseen by the Consumer Financial Protection Bureau. I have written multiple complaints on their site and any action against this company is based on complaints as far as whether or not they look into them. Anyway. Please please please... Sign into this Site ** and get these stories to the right people. It doesn't take more than 20 minutes. They need to be stopped.

We called our payments in every month last year to be sure they came out via ACH on our bank statements (Hmmm at B of A). I actually sent the statements for the whole year and they had the audacity to look them over with me on the phone and say they weren't there. I am so angry about the legality issues with this. I'm looking for ways to bring them down. They forced us into foreclosing by sending back our payments to us after we proved we had made the payments. Who allows mortgage payments to be sent back. Now we're in arrears and can't ever catch up due to all the payments we claimed we made and they denied. They also charged us legal fees and they say they'll get us some help.
I have called the HOPE hotline here in California. I've already read enough about all the claims being denied by Riverside County. They helped me fill out paperwork for modification and sent it to BSI. It seems to me that it's too much of a coincidence that B of A sells a lot of these loans to BSI and that Riverside County has denied all these claims. It seems to me it would be in their (B of A and Riverside County) best interest to look into BSI themselves before they get hit with a conspiracy charge. I've also wrote to the county attorney for Riverside. They sent me a form to sent to the mortgage fraud unit.

Bank of America sold my loan to BSI Financial. Ever since they've had my loan, I have not received statements. They stopped paying my escrowed homeowner's insurance that cause it to lapse, and I am sent in circles to speak with a representative that can understand my concerns. This experience with BSI makes me want to just walk away from my home. I do not recommend this company to anyone. I've been a homeowner for over 20 years & this is the worst company I've ever done business with.

My loan was sold to BSI from Bayview from Chase. In less than a year my loan went up 3x. It takes me days to reach someone and they can't even find my loan to verify my information. I can't make these payments or work out a plan if I don't know where my mortgage is going to.

BSI is the worst company I have ever dealt with. I'M 55 years old and I have never wrote a complaint letter about a company. At their request, I set up auto withdraw for my mortgage payments. For the month of december, they processed an auto withdraw from checking account, 4 times. I have been calling and calling for days. Finally spoke to a human. They advised me, it was their mistake and they would issue a refund in a few weeks. Are you kidding? Instead of a $1000.00 payment, they took 4X that amount. I explained "this is my checking account, and all my other bills will not get paid". I was advised by a supervisor that it's company policy to wait more than 3 weeks to receive a refund for their error. Unbelievable!!! I suspect there is something fraudulent going on with BSI.

Had obtain a loan modification and the amount changed without any notice. First the company had my name wrong. Then the amount changed. $350.00 was added without any explanation The agreed amount was 1420.73. A month later I received a notice with a late payment attached that I made a partial payment without any reason that fees are applied and the amount changed.

Macquarie Mortgage sold my loan to BSI Financial a couple of months ago. I had automatic payments set up with Macquarie so I have been trying to do the same with BSI. I sent two e-mails on their website with no response. I then called, couldn't get through to a person, so left voice messages twice, again with no response. It has now been two days since the last voice message and I have heard nothing. I am beginning to believe there is really no one there and it is just an automated collection agency. This is absolutely the worst customer service I have ever experienced. I am now looking around for refinance options.

Escrow, point of contact representative, and it seems like they are a collection agency not a mortgage company. My BofA mortgage loan was sold to BSI in 2013, and since then I have attempted to do a refinance through HARP, but they either lost my paperwork and never told me that my submission was rejected. They changed several of their representatives since I've had this loan, so it was difficult for me to talk with someone who knew what was happening. The last straw occurred when my loan went up for auction. I was "working" with a man who was my liaison told me to resend my mortgage HARP paperwork back in. I explained to him that my mortgage was about to be sold, but he reassured me that if I send my paperwork in, they would stop the sale. I did just that, but when I called BSI, I couldn't get anyone except a voicemail.
I called back and got who was supposed to be his supervisor, who assured me that he would find my representative and see what was happening. The day before the sale, I called and left several messages for help or assistance. Nothing happened. I called a lawyer, who told me to file bankruptcy to stop the sale. It was too late, and by the morning, my mortgage was sold. We're moving out as I am writing this because I've received a notice by the Sheriff to vacate my home or be locked out. The lawyers that I paid was supposed to help, but I guess is a slow process. My advice, get legal help immediately when dealing with BSI. They aren't there to help.

Towards the beginning of November I was advised that my mortgage was being "sold" transferred to BSI. While annoyed with the hassle of it all I was like OK I still have to pay someone so not a big deal. My payment is typically automatically withdrawn on the 15th of each month so I called the number provided on Nov 11th only to be told to try back next week as the loans sold to them by Ocwen (my old company and at least the 3rd one sold to) were not in the system yet. I was also advised that there would be no late fees imposed for 60 days due to this. All of which again wasn't a big deal and in light of the inconveniences felt that was a professionally courteous gesture.
So... I finally get some paperwork from them on the 20th and have been trying ever since to access my account online. Like other complaints I got the website not responding due to technical problems and have been getting that same message for the past 3 days. So yesterday I call and ask if there are still issues and was told there were some, but thought they'd been resolved.. uh-NO! Sometimes it can be a browser thing, but tried IE11, Mozilla, and chrome.. uh-NO!
Sorry, but I would at least like to look at the site, feel comfortable with the company, and view my loan information before giving out all my personal banking information over the phone and then paying them $3600.00 as well. Ugh... yes it's only been a couple weeks, but wanted to put my first impressions out there as this is really not an acceptable way to do business. In the spirit of fairness to BSI I will certainly update with any positive things that happen going forward. Fingers crossed!

This company is the worst. I have been to the Attorney General in the state of Virginia. I have been to Comptroller of Currency and the Federal Consumer Protection Agency. No one has been much help. It seems when this company needs money they make payments late. I have never been late. Citi sold my mortgage to these sleazeballs as well. I has my bank call them. They hung up on them.

BSI is the worst mortgage company I ever had to deal with. I am sorry that Citi Mortgage sold my mortgage to BSI. I never had any problems with Citi. Since BSI & under the management of Vice President Kavin Murphy, they let my Homeowner Insurance lapse. I had to straighten out my insurance issues myself. BSI has double charge me for insurance. BSI has misapply my mortgage payments as well. I had file for a modification of hardship, BSI had denied me. Now I had filed for Bankruptcy because of BSI & their screw ups. Now I do not receive any monthly statements & the ones I did received was never current. Now BSI & Vice President Karin Murphy, is now trying to collect 6200.00 even after I filed for Bankruptcy. I had filed 3 complaints with BBB against BSI. For what I had read, I am not the only person have issues with BSI. There are 81 complaints was filed with BBB against BSI. I just someone can help me, to get away from this company.

I've dealt with this company since my loan was sold to them about 3-4 years ago and it has been a nightmare. I was never late with Citi-mortgage. I was was able to go online and manage everything online. I've had nothing but problems since. Their customer service is rude and incompetent.

My loan was modified by Bank Of American Nov 2014 but was also sold to BSI that same month. I have had many issues with late charges, escrow account being negative and the last but least BSI reported to the Credit Agencies that I have been late from Jan 2015 thru June 2015. I was about to purchase a big item when this showed up. I have never been late and that was verified by BSI but yet my credit score is ruined. I was told to fax a letter to them and it would be handle and fixed with the Credit Agencies. This is so unprofessional and so wrong on so many levels. I'm still fighting about my negative escrow and late charges. We need to do something!!!

Bank of America sold my loan to BSI Financial services in November 2014. Since then I have had so many issues. They never return calls, they charge so many hidden fees, they are now changing my payments over 200 dollars a month based on escrow account that has been established previously for years with no issues until they bought my loan... There's enough of us out there to start a CLASS ACTION SUIT AGAINST THIS COMPANY!! I do know that ALL pay attention to your principal and interest. Check/study your mortgage documents from your original mortgage loan and the transition to BSI... Numbers (starting balance should match). Please let's do something against this theft company. This company has been my nightmare.

We fell behind on our mortgage, due to me losing my job in Nov. I called Citi Mortgage to make 2 payments to almost catch us back up, to learn it had been transferred to BSI. I have been calling for 3days, leaving a VM a day as to not clog their VM system up per their message. No answer, rings 1 time & goes to automated message telling you to leave a message and they will call you back within 24hrs.
I have still yet to hear from them and still have not been able to make a payment!! I have accessed their website trying to set up and account & make a payment and it tells me: The website is not responding at this moment due to technical reasons. We apologize for any inconvenience. Please try after some time or contact Loan Servicing Center customer service for further assistance. Either, I am crazy or this is just one huge ass circle I keep going round n round!!! I fear we are about to lose our home!!! Any help would be greatly appreciated!!!

I have a loan that was transferred to BSI in 2013; I don't think they have the correct rate information. This loan has been transferred 4 times, and BSI has to be the worst. Now, they have transferred the loan to another company just this past July of 2015. I need to have my loan rate corrected and my payments corrected. I need help, no one returns the calls.

After being off work due to a car accident we fell 10 months behind in our payments. We noticed that due to CitiMortgages (Citibank) had defrauded investors and reached a $7 Billion settlement with the DOJ, $2 billion were set aside to help struggling homeowners that had mortgages with CitiMortgage. When I contacted CitiMortgage about applying for the funds they told me "You can't apply" for the funds they a disbursing the funds on a case by case basis?? In other words they got caught in a scam and now are involved in another scam with the funds set aside for struggling homeowners. So now after being behind for 10 months CitiMortgage sends us a letter saying they are selling our loan to BSI Financial (their SHELL FORECLOSURE COMPANY).

Had a loan through Bank Of America. Loan was sold to BSI in 2013. Since my loan has been with BSI it has been a nightmare!!! They switched account managers on me. I didn't receive any notification of that. I found out from me calling nearly everyday, leaving messages to no one calling me back. Finally spoke to a customer service agent, told me my account manager changed. Gave me the new person's name and ext. Called left several messages, no return call!!! Had to ask to speak with a supervisor, then I Get a call back.
Spoke with him. He was supposed to call me back after he spoke with my previous account manager. Mind you I've sent in all my docs for my modification to the previous account manager. So long story short he never returns my call after he was to supposedly talk to the old account manager. So I'm left in the dark for 2 months on if I need to send anymore docs in or if I'm good. Never get a phone call. I am really not happy with this company. They would rather you lose your home than to help you!!! How can we go about filing a class action lawsuit against them!!!

I work there BSI - Maryland I have to be honest, I feel sorry for the borrowers. I pray every day to find a better job, BSI is a crazy place. And just for you all to know they don't have trainers. They will have you sit and watch mortgage online videos then 10 days later you are supposed to talk to the poor borrowers. You will also see your single point of contact changed often and that's because people at work quit often. Well good luck to the borrowers with that crazy place. Sorry!

I just received a letter from BSI that my home equity line of credit was transferred to this company. After reading this comment, I am scared. I need my home. I am disabled. I received a line of credit when I was unemployed and it was a shady deal, at best. I was sent to Sun Bank to make contact with a woman who was in charge of the loan dept. I was dealing with the lawyer on an unrelated matter at the time. He told me he knew the woman who authorized the loans there. I can not repay the loan and I don't know what to do. Sun Bank sold my loan to this company (BSI). I am wondering what to do. Should or can I file for bankruptcy to keep my house? I got a bill for 12,000. I can not pay this.

BSI claims, without proof or anything in writing, that I am behind a single payment on my mortgage. If you google BSI, you can find over 100 different people with similar complaints. They continually switch my "agent" that handles my account. My "agent" NEVER NEVER NEVER returns any phone calls, emails, etc. I have had the same insurance agent for 20 years. I have had 3 BSI "agents" in 5 months. I turned BSI in to the Consumer Financial Protection Agency, a division of the Federal Trade Commission. The CFPA can be reached at: consumerfinance.gov.

We originally had our home loan with B of A. We were in the final steps of our modification with B of A when it got transferred to BSI. We were told that BSI would pick up where B of A left off. That didn't happen. It took months for BSI to even acknowledge that they had our information. They then said we had to re submit everything which we did. Our "representative" assigned to us would never return phone calls or even answer. I asked for a supervisor who stated many times I would get a call back before the end of the day. That never happened either. After many phone calls and complaints, I got in contact with a ** who stated I had to resubmit paperwork yet again which I did. Within 3 days they contacted me and said to short sale the house. We are both back and working and have sufficient income to make our house payment. They didn't care.
I went through HUD who called 3 way and even the HUD counselor was shocked and the lack of knowledge and professionalism these people have. The representative would answer questions with "I don't know" and "Hmmm". Just terrible. My husband and I have filed complaints with everyone that HUD recommended but as of now, they are still recommending short sale. They don't follow any of the things OBAMA put into place. We need to start a class action lawsuit. To say BSI is horrible is an understatement. God help us all.
Updated on 1/15/2016: I have wrote numerous issues I have had with this company on here. This will be the final one. We have now lost our home. They refused to work with us. Why this bank is still active, and up & running is beyond me. It's clear that BOA and BSI are in kahootz. My home loan belonged to BOA. I wanted to remodify as I lost my job and got a few months behind in payments. I hired a lawyer to speed up the process. My lawyer advised that a few months behind was okay and would actually help the remodification process.
Fast forward to my loan being halfway through the reviewal process with BOA, and I received a letter that it's being transferred over to BSI. Therefore, I had to submit all of the paperwork again. If you have questions, and can't reach a rep for BSI, they ask you to re-submit the paperwork as your time frame for sending it in has lapsed. I think they do this to rack up more money to your already expanding loan.
My lawyer sends in the paperwork again, and BSI sends me a letter after 20 days stating that the modification was not approved due to them not accepting the government HAMP program and my salary not being enough. I make 50K a year. I was approved for an HOA loan through Bank of America at 4.5% and less than my current salary conditions. I'm just at a total loss for words. How can they not approve someone for a government program when they have an FHA loan? I have no clue where to start. And my lawyer is advising a short sale.
I can't imagine just giving my home up without a fight. It seems BOA and BSI are definitely involved in unethical practice. Most of the comments here state their loans were sold to BSI by Bank of America. I will be writing to every government agency in Washington DC everyday. This is utterly ridiculous. We are the people. You can't fight a bank alone. But if a class action lawsuit comes up against these frauds, count me in.

CitiMortgage sold my mortgage to BSI six months ago. I have been trying to sell my home for over a year now. I owe more than its worth so it's never going to sell for what I need for it. I was working on a loan modification with CitiMortgage before they sold my mortgage which was quite time consuming. I was able to talk to someone at BSI before they had my loan and the guy I spoke with made me feel great about this. Told me how they were going to help me sell my house and the modification will be speedy process. I have not been able to get a hold of them.
I have had a few people interested in the house but can't get a hold of them with no offer. I need to sell this home as it has become a burden. Not sure what to do. I have called 2 times a week and left messages for two months and never hear back. This site really helped me understand what I'm dealing with and not the only one. Thanks everyone for sharing as my frustration level was at an all time high. I read your stories and had received more help from that than BSI.

This company did everything to make sure I had no chance to save my home. They posted a sales notice on my door the last day I could respond to the court. Knowing my house was worth more than I owe. Sold it to themselves for what I owed then resold it for the value.

We got a house northeast home loan accepted only using my husband income. At the time my credit was low, we are on fit income, my check was coming on different day that my husband is a cancer survivor unable to communicate, we was few days late, but always send the monthly payment. One time they call us and said that we was a month behind, due to that, they send my husband for collection debt. BSI offered loan modification, we never ask, at the time they stop accepting the monthly payment, we use some of the money to do emergency repair, so we agree on the modification. They put us on trial for 3 month, we send the money on time, we past then something come up that they stop to accept our money. They ref. us again for another modification we did not why, I still continues to paid the mortgage. They told bank not to accepted the money so they send back to us.
Meantime our taxes was not paid. Neither the home insurance was canceled, we paid 1008.00 for a new insurance, we just to paid less. We fill out another modification paper, send all the necessary paper, went for another trail, after that they send a letter that the approve our mod. then again another modification paper. They never did the modification. Now we are waiting to see what happen next. We owe now 12,000.00.

I was with Bank of America and when we we're starting our trial payment after doing a loan modification which was approved by B of A we got a letter saying our loan was now BSI financial. Made the first 2 payments on the phone with a customer serv representative and no problem. My last trial payment the 3rd one I called to make my payment land. They told me I couldn't make it over the phone now because I have a foreclosure hold so I needed to speak to my acct mgr **. Tried talking to him for 4 business days. Left VM and emails. Never got a call.
Finally today May 14th 2015 they told me to make my payment via Western Union quick claim. Did that but I am very unhappy with their poor customer serv and very concerned as to how my mortgage loan is going to turn out after this trial period. Can anyone advise me as to how to change mortgage co????

My credit problem started when Sam’s Club denied me a credit card. I was surprised when that happened because I thought my credit rating was in the good to very good credit range with the credit reporting agencies. I went to the Experian website on March 31, 2015 and got my credit report. I was surprised to find out that my previous mortgage lender BSI Financial Services filed a report with Experian that I had filed Chapter 7 bankruptcy on Saturday, January 31, 2015. This report is false because we did not file for Chapter 7 bankruptcy on January 31, 2015.
I called BSI financial services on March 31, and told my representative about the Bankruptcy problem and he told me that he would correct the problem right away. It is now May 8th 2015 and I have not heard any information regarding BSI Financial Services correcting the error they made by sending that false bankruptcy report to the Experian credit reporting agency.
On Monday May 4, 2015 I called BSI Financial and spoke with my representative’s supervisor and informed him about the false bankruptcy report that BSI sent to Experian and he told me he would correct the problem and call me back the next day. I did not get a call back from him. I called the VP of BSI Financial Services and asked him to help me get rid of the false Chapter 7 bankruptcy problem and he tried to pawn me off on his secretary. NOBODY at BSI Financial did anything to correct the blatant stupid false Chapter 7 bankruptcy credit reporting. They could care less about any harm that may become to their customers due to half hazard no thought credit reporting.
We are protected by the Fair Credit Reporting Act by the Federal Government. There should be stiff penalties for credit reporting agencies that accept reports from anyone without any concern if they are true or have merit. I strongly urge our elected officials to put severe financial penalties to any company that does not follow government laws regarding any laws concerning fair credit reporting.

In reading all of the reviews, I am in the same boat as all of you. In the middle of modification, BOA sold to BSI and it has been a NIGHTMARE since. I have sent ALL the $ and then some to bring my loan current. For some reason, they have failed to apply the funds, and the amount due just grows and grows. I have gone through 3 different CSRs, and the "manager" will not answer my calls or voice mails. THERE NEEDS TO BE A CLASS ACTION SUIT IMMEDIATELY. This company is criminal and operation under the radar.

This has GOT to be the worst company, ever! It takes forever to get a hold of someone, and when you do, they transfer you and make you leave a voice-mail for someone to call you back...in 2 days! My home loan was transferred from FC Lending to this joke of a company, and now we are in the process of refinancing just so we can get with another lender. They will do everything to make sure you are late with your payment, and pay a penalty so they can keep the extra profit. SCAM!

I have had nothing but problems with this BSI. They claimed I never sent a payment in when I sent it 7 days in advance. I received a letter saying my taxes were not paid when they claimed they had paid them. I am looking for another mortgage co and will not allow BSI to play games with me.

I am in the same boat as most if not all the respondents here. I am forced to make my mortgage payment on the 3rd Wednesday of the month due to my Social Security pay date so I am late most months except for a few times during the year when the 15th falls on the 3rd Wednesday. Of course I get hit with a per diem late fee. I received a letter from my town in March 2015 stating that they had not received the January property tax payment of roughly $1855. Of course a late fee was added for about $140 bringing the total due of $1995. After numerous voicemail messages left my account agent ** and no return calls, I happened to stumble upon the direct dialable number for the escrow department. After a short conversation with someone there, I was told to forward an email copy of the bill to that department, the bill would be addressed and paid pronto.
Well that was on March 12th. It wasn't paid until April 28th, late fees and all with BSI eating the extra $140 late fees. BSI claims that they were behind in their escrow analysis with many loans so that's the reason for the late tax payments. Good one!!! lol The trick is with BSI is to call that escrow department every single morning at 9 am and make them do the analysis everytime and believe me, they will do what is necessary. As for your particular agent, it's almost a lost cause being that they swamp he or she with a ton of customers so call that agent at 9 am when BSI officially opens. The main number I use is 866-581-7861. I always get someone to speak with. Sometimes there is a short wait but it usually not too long!

My experience with BSI Financial Services has been since April 2012 and is when they began servicing my home loan. I was informed that as of April 5, 2012 to start making my payments to BSI Financial Services and that is what I immediately did. I sent my payment and all of my payments as a cashiers check from Bank of America and sent it UPS 2 Day Air which they received and signed for. It took until April 24, 2012 for them to cash the check and they had also written the new loan account number on the cashiers check. They also received my second payment in May 2012.

BSI Financial Services never said that they never received April 2012 or May 2012 payments until it was learned in 2015. There has always been billing errors with this company and we have had to call them numerous times, playing phone tag about the incorrect billing errors on their part. They always claim they are right. Eventually because of their billing errors and saying approximately four payments were never received they defaulted on the house providing the courts with false information. They were always never agreeing with what we were saying that the payments were made and they cashed them.
Some payments after they received them took 2 months for them to cash them. They defaulted on the house and we had made the payments but that's not what they showed the courts. All documentation proving that we have made our payments and they have received and cashed the payments has been turned into them.

BSI is a Mortgage SHELL Company that buy up bad Mortgages that were NEVER legitimate to begin with, you know the ones that are full of FRAUD from the mortgage scandal and are not truly collectible and were written off by the banks when they realized what they had. My issue is my mortgage is serviced by them and they actually tried to EXTORT money from me to reinstate my mortgage after they claimed to own my mortgage. The requests were from $40K and kept going down until I settled on $2,700. They took my money filed with the court to stop foreclosure and reinstate my mortgage, the Judge approved it. Three months later they tried to sell my home at Sheriff Sale on the Foreclosure they had the Court Stop.
I have since asked them to prove who owns my Mortgage/Note and the original documents I signed on suck mortgage. This request was made under federal TILA (truth in lending) act. Guess what? They can't produce anything I asked for except for the address of a trust they claim owns my Mortgage which is a sister company of BSI. There is no records to identify this trust company filed with my County Recorder or it ever having anything to do with my home? It's all a scam!!!
My suggestion to all is stop paying them anything - send them a (TILA) request and if they don't comply it's a $4000.00 fine for you to sue them. EVERY TIME they don't fully comply with your request. Don't CLASS ACTION contact me and hit them in the pocket! I have investigated them extensively in the last 3 months and am suing them now and can show you how to as well!!! The more that do this approach the better. THEY CAN'T PROVE THEY OWN YOUR LOANS OR ARE AUTHORIZED TO COLLECT YOUR MONEY!!!

I was sent a letter with a contact name of bsi csr. When I called and wanted to talk with ** I was told that she no longer worked there, that she had been gone at least week. What's up with that? I was told another csr was handling the loan his name is ** and I left him a voicemail, it would 24 to 48 hrs.

I had a loan with Flagstar Bank and in the middle of a loan modification, my loan was sold/transferred to BSI. I had to start the entire application for a loan modification over. I had a hard time getting in touch with representatives at BSI. I had at least 4 contact people and the one person that I had talk to the most was very nasty, very impatient and unsympathetic to my situation. I need assistance with obtaining a modification based on the loan type I have is an FHA.
BSI is trying to say that my mortgage terms and type of loan were changed to a conventional loan and therefore I do not qualify for any of the government-type of modifications which is not true. The terms of my loan cannot change without my knowledge and now they are trying to foreclose on my property and offered me the option to do a short sale. I need help ASAP, they are the worst, please someone put them out of business. A class action lawsuit needs to be filed against them, this company cares nothing about consumers and they make up the rules as they see fit.

November 1st my mortgage was transferred/sold by Bank of America to BSI. I had fallen behind on my mortgage payments due to my fiance losing his job and not being able to find a full time job for 6 months to a year. I was about 2-3 months behind but once he started working I paid every month. I called BSI and made a payment in November over the phone. I called in December to make a payment and was told that they could not accept one payment but could only accept ALL the months that were in arrears. Thus began my frustrating journey with BSI.
They asked me to fill out an application for a loan modification in early January. I faxed it several times but they said they never got it. I then mailed the application Certified-Return Receipt. They got it on January 20th. After many phone calls & emails, I was finally told on February 18th that my application had been accepted and that the paperwork for the extension agreement was with the Underwriting Dept. and was being finalized and that they would let me know when it was being sent out. I was told on the phone that I would have to send a check for about $1,500 with the signed application for the shortage in escrow and late fees.
Several times I said to whoever I would talk to at BSI that if they would just accept a payment every month, I wouldn't be falling further behind. They would not accept a payment. Fast forward to March 20th when I sent another email asking where the paperwork was. Got an out-of-office reply from ** (the person I'd been dealing with) with a statement that I could contact his manager. He was also out.
March 23rd ** emails me that "just got an answer back from the underwriting department and they have informed me that the documents will be completed and sent out to you by FedEx by the end of this week" which would have been March 27th. Yesterday I sent an email to ** with a copy to asking 'where are the papers?' Today I got my answer from **. Does anyone know what their game is? I don't even know if they've paid my property taxes. They already stopped paying my home insurance. How can they get away with this?!

Just to reiterate what others have said about BSI Financial, this company is nothing more than a debt collection company disguised as a mortgage lender. How they operate is simple. They purchase "high risk" and "questionable" mortgages such as ARM's where they feel there is a good chance the borrower took such a loan due to financial difficulty. Then they INTENTIONALLY make it difficult for said borrower to make the payments on-time. Late fees are accumulated and they collect hand over fist. They intentionally leave payments unprocessed, then deposit them late.
I actually tripped them up once when I was told their processing had not received my payment yet, I waited a week and then after sending a second payment, got another employee on the line who correctly told me they had received my first payment the day before I asked if they had received it. Both payments had STOP payments on them and they had difficulty reading their own nonsense. In fact, they actually ended up ISSUING me a check for nearly a $1000 because of their poor system. When I told them THANK YOU for the refund they asked me to please not deposit the check and send it back to them. I am no thief (like them), so I did send it back (certified). If anyone does put together a Class Action, please let us know, I am completely IN!!!

I too have been subjected to BSI false accusations of no payment received. I use online bill pay and starting Feb 18th began receiving phone calls and statements saying they had not received my February payment. My payment was made on Feb. 11th. I called on Feb 19th and was told (didn't ask for a name this time) it was a problem on their part, so I foolishly thought the problem was done. Began getting mail about foreclosures and such. I called on several different occasions, spoke with several different people, got a different explanation each time.
I then filed a complaint with my bank since it was an online bill payment. My bank was told they needed written authorization from me so they could investigate. I sent a letter by priority mail giving my authorization. My bank FINALLY got an answer on March 9th that my payment had been received on Feb 25th, but couldn't say how long it would take to show on my account and the late fee would be waived. We shall see!

As you all know by now, calling BSI Financial Services, faxing BSI Financial Services, and leaving voice mails for BSI Financial Services will get you nowhere. CONTACT YOUR STATE'S DEPARTMENT OF FINANCIAL SERVICES! They will help you! This is VERY important because BSI Financial Services lying about you paying late, screwing with your escrow, etc. can have very serious consequences such as you paying hundreds or thousands in made-up fees. You can even lose your home because of BSI Financial Services, even if you pay on time every month!
BSI Financial Services is in the business of dealing with "risky" mortgages, even though our mortgage wasn't risky at all and we make enough money and have perfect credit. BSI Financial Services BENEFITS from people getting completely screwed in fake late fees and going into debt! This is why they happily screw your escrow up. Because then your monthly mortgage payment doubles without them even telling you. They hope you drown and cannot pay for your home! If you think this is a conspiracy, the job postings they place online specify that they deal with "high risk mortgages" even though, again, you might not be high risk at all! They just bought out the servicing of your loan from whoever previously had it!
This is very important to keep in mind. We constantly got late fees even though we paid on time, and the person on the phone (if we were lucky enough to get someone) would tell us "Oh it's just a mistake, don't worry about it," and then next month, we'd have more late fees! This will SERIOUSLY, SERIOUSLY screw you! If you are having a problem with BSI Financial Services, I cannot stress enough that you absolutely have to contact your state's Department of Financial Services to get help. Just google your state + ""Department of Financial Services." If you want, contact the Consumer Financial Protection Bureau as well, as they are another government agency that is well aware of BSI. I hope this information has been helpful to someone out there struggling with BSI even when you are doing the right thing and paying the mortgage on time! Good luck! So it started in January of 2015 when I realized that my check for January payment was not cashed and the 15th was approaching. I called BSI Financial to inquire and they told me that they had not receive the check and that I would be charged a late fee if they don't receive it by the 15th. I had to cancel the check and pay online hoping that they will take the money out of my account, but as the scammers they are, they didn't. Their record online indicated that I paid, however they didn't take the money out. When I called them they told me that their system had a glitch, but I still would have to pay the late fee. Because of this I had to pay my January and February mortgage together with the late fee added to the January payment.
Forward to the month of March. This time I decided to try a check again since they didn't take the money out of my account. I mailed the check on February 26 till now it is still not cashed yet and when i called them the told me that they have not received it and i will have to pay late fee again. Already skeptical about what is going on, I became even more annoyed when the lady on the phone suggested that I set up direct payment. They are doing it intentionally to boost their profits. Something needs to be done; this is theft. Did I mention that they charged $10.00 to pay online and my mortgage was sold to them by Citi Mortgage. It caused me $30.00 to cancel the check.

I have tried to call this company many times. Didn't, have not gotten anywhere with them. Told someone will get back with me. Well a week has gone by and no one has even bother to us back.... I did call the BBB and was told BSI FINANCIAL SERVICE RATING is a D-, not SURPRISE.
