The application was fine. The rep I worked with sent emails directly to me to make sure I was responding to her. The only thing was, being a third party brought into this, she had more communication with the real estate guy and went over more options with him. She could have more conversation with me when she sent the paperwork instead of emails and just, "Please sign this."

Ryan, the rep, was really helpful whenever I needed help or had questions, and the application process was quick and easy. Everything was self-explanatory working with the guys, and they helped out as much as possible. When you're applying, there are things that will be answered for you if you don't know what to do. Everyone at 21st Mortgage seemed like they knew what they were doing, and I didn't feel anything was going on. The rate wasn't that bad either. I've seen people get worse rates.

Working with 21st Mortgage was a terrible experience. Even the seller wrote a letter to who I thought my loan officer was supposed to be. Getting in touch with him and communicating with him was a nightmare. At one point, we transitioned to underwriting. This person never introduced himself to myself or my agent. The people that we were working with continuously asked for documents that have already been submitted to them. This is the second purchase that I made and this was not good at all. We've had to repeat things multiple times to just move through the process.
I couldn't close within the first 90 days because it was a nightmare with getting certain information confirmed. It was a bad process. So, I had it extended, which means they had to re-run my credit. The interest rates at that point were a little higher. So, I'm like a percent higher than what I originally got pre-approved for, which didn't have to happen. It was an $80,000 sale. So, there's no excuse why I couldn't be finished in 90 days. The biggest issue for me was that everything had to be handwritten. There was no way I could do the documents electronically. I had to print them out, complete everything online, and then scan, and then submit it to the portal, which was an inconvenience for me.

We worked closely with Brian **, loan representative. We honestly felt like he was very knowledgeable and professional. Brian was dedicated in getting us to complete the refinancing application every step of the way. He always responded quickly to our emails whenever we had questions. The application process was okay. I just had a lot of difficulties with the home. There were two people on it and I didn't know it. It was really hard to figure out how I was gonna do it. But they let me stay with 21st Mortgage instead of going back over something again. Also, a lot of times, I couldn't get in touch with anyone to ask questions. If I could get in touch with someone, that would be a big improvement.

21st Mortgage is a very good company to deal with and I would recommend them to anybody. I felt comfortable when I started. If there were any issues, it was okay for me to call even if it was more than once a day. Everybody was patient with me. They were also very polite. They answered the phone promptly. At the beginning, it was weird. Because I work for the government, I had some issues with the income thing. But Justin took care of it and the mortgage process went well. The seller didn't have the title to the manufactured home, so they had to get the title before they could move forward and it delayed us. Because we didn't meet that deadline, they had to run a credit check again. That was the only thing I didn't like.

We bought a manufactured home. All the lenders kept saying they didn't deal with manufactured homes. I was happy that the realtor told me about 21st Mortgage. They're in another state and that made me a little leery. But because someone referred me to them and I saw that they had great reviews, I gave them a try. Everything was great. I was surprised. The process was online, a couple of phone calls and through email. It was quick and the guy that did it with me was on the money. He was super friendly and informative. When I emailed him, I got an email anywhere from 10 minutes to half an hour. I emailed him on a Saturday once, and he emailed me back which was nice. I didn't have to wait the whole weekend for an answer. Some of the questions I asked him were a Realtor question, but he knew it and answered it for me. If I CC'd both of them on it, he would respond before the Realtor could.

It was the first house that I've ever bought so I didn't know what they were going to need. It wasn't very easy on my part. The rep, Joy, was very nice, but they need to let people know exactly what they need. I would send them stuff, and they’d say, "We need this now.” It was a hassle.

Obtaining the mortgage with 21st was a stressful situation -- the lender speaking to the underwriters and trying to translate that information to me in a way that I understood, trying to check all the boxes, providing them with all the information they said they needed above and beyond what I thought they needed. Sometimes I felt overwhelmed. It wasn't explained effectively what was needed from me. It could have been a smoother process and they could have been more open and honest about what they needed. This is the worst thing that I've ever dealt with. They asked me for banking documents that didn't even exist. At one point, I asked if I need to find someone else to get a mortgage through because there was no way to give them what they were requesting.
I had a line of credit that I was borrowing from to pay for the downpayment on the house and they wanted me to have not only a transaction saying the money was deposited into my account, but also a transaction that I took it out of the personal loan account. The personal loan account doesn't do transactions like that. It doesn't have a statement or an account history. You just transfer it to your checking. That's how it works. I couldn't provide them with that. It took three days, but they finally were like, "Oh, yeah, I guess that's good enough."
I had all of my paperwork filed and accessible and within three days of me deciding to go through the rest of the approval process and them needing documentation, I was able to send them everything that they needed. And I was upfront and honest with them in the beginning. But every time I turned around, something went wrong and I had to provide more documentation.
Also, the rep I worked with was really good but if I didn't ride his ass and keep them on point, he would let the ball drop. If somebody sent him an email and I didn't follow up immediately with a phone call, it wouldn't be addressed in an efficient manner. But other than that, when I call him, I always 100% have his attention. He would take care of everything I needed while I was on the phone with him and answered all of my questions to the best of his ability. If he didn't have an answer, he wouldn't lie to me or tell me an incorrect answer. He would say he doesn't have that information and that he would get back to me. I really appreciated that part of what he did. He worked really hard and I'm a difficult person to work with because I'm not very patient.

21st Mortgage was the only one that would finance the house that we were looking at. The application was online and that was pretty simple. Some of the back and forth stuff, though, to complete the application process was a little redundant. In the end, it was very frustrating. They told the closing company that my check that I had put down for my earnest payment was in their trust fund, and that they could send a check. They asked specifically, "Does it need to be a cashier's check or money order?" They said, “No. The trust check does not need to be however hers does.” I got a cashier's check. They sent a check off their trust account. We had to wait 11 days after that. So, my kids wound up spending an extra week in a motel. The seller wound up spending an extra week waiting to go without the money. There were U-Hauls that were rented that were out for numerous days because of it. It wasn't pleasant. A lot more money went out than should have need be.
It was ridiculous. We had all of our stuff done on this end very timely. It took them forever to do their stuff. My poor daughter was so frustrated. Then when they finally had proof that the trust check was clearing, they said, “Well, yeah. It cleared, but we don't send FedEx out the same day that something clears, so you have to wait until tomorrow for that to go out.” It was ridiculous.

They were friendly, helpful and gave us some information because we had no idea what we were getting into in the first place with the whole loan thing. However, it was a little stressful because of how long the whole process took. But overall, in the end, it's worth it because we're happy with the home.

Nikki was the most attentive person I've met in a long time when it comes to taking care of customer relationships. She always answered the questions in a reasonable amount of time. She's very caring. The service all the way up and down the line was very positive. I was very happy with 21st Mortgage.

I did FHA with 21st Mortgage and then I recently did a refinance with them. The first time, the process seemed pretty easy. They did a preapproval and then I did all the paperwork necessary. Then this refinance was also pretty easy. They communicated very well. Every time I called with questions, they were always there to help me. The application process was easy to read and fill out. I did everything online. When a lawyer came and said she was missing the document, 21st had to resend it. My loan officer is Nicki and she was always there to answer my questions. Even if she was on the other line, she would answer the phone and tell me she’d call right back. She's very good about that. 21st Mortgage always made me feel comfortable. They knew what they were talking about and had the knowledge.

I've been with 21st mortgage since 2006, and I did a refinance and I'm very pleased. Their whole team has helped me out so much through the process. I was on the website to fill out the initial application and they have a detailed checklist of things that would be required. I even signed virtually for certain paperwork, and then, other paperwork had to be handled in person but most of the transactions were online and through email correspondence. I could also call and talk to Joy on the phone at any time as well.

21st Mortgage so far has been a really great company. You gotta apply for the mortgage and when they accept it, they run your credit history. There are a lot of documents you have to collect. It's just the information that they need on their end. Other than that, I am really satisfied. I bought my sister's house and it was already under 21st Mortgage. I stuck with it. The process was fast and it was really good timing. I was able to purchase my home and move in within a month. The lender communicated really well with me via email and that was how we stayed in contact the most.

21st Mortgage Corporation has kept us up-to-date, got everything to us. We've got the coupon booklet explanation included with that. It took a while to get everything done, but that circumstance is beyond everybody's control. Everything was fine. Drew was helpful. He got a little frustrated with everything that was going on. But he was helpful as he could be. He kept us informed. He had our emails and I had mine emailed on one and another email on another. So, I got information from both. They did well. They did everything they could for us. We got everything approved and done ahead of time until 21st Mortgage found out the trailer wasn't online or both sides weren't on the tax rolls like they should have been. And that had to get straightened out, but that wasn't 21st Mortgage's problem. That was the guy that owned it in advance.

Working with 21st Mortgage Corporation was quick. They were knowledgeable. The rep was timely and answered all my questions. He didn't make me feel stupid because I've never done this before. He was great. Everything with 21st Mortgage was easy compared to what my sister just went through buying an actual house. You have to get a lawyer involved, which we weren't expecting to do, but it was easier once that got involved. And they said it was one of the easiest things they've dealt with, too. I recommended 21st Mortgage to my sister in case she ever came across someone who needs to do a manufactured home. She was interested in how 21st Mortgage works because she wants to add to her clientele.

21st was pretty good except that they kept asking me for something that I thought I had already sent them, but it turned out that it wasn't submitted. This was a new purchase of a mobile home in a mobile home park and I told them that I was going to rent my house. They needed the rental agreement and that was what kept going back and forth. It was the computer thing. But we got it settled and everything is okay now. We saw the mobile home in November and we were supposed to close in October. Then we were supposed to close at the end of December and when we went to sign the papers, it didn't go through. So, we didn't close until January 4.
Aside from that, the seller wasn't very nice and was very hard to deal with. In fact, we weren't even allowed to talk to her because that was what she demanded. Then, supposedly, they sent a payment book on the 5th of January and it was never received. The seller didn't leave it for us to that address and not on my address either. So, I paid for February, but I haven't heard anything to say that I paid the wrong amount. I got it over the phone from one of the people there but I was worried if I don't see something in writing that maybe I made a mistake. But other than that, the rate is not so high and it's a 15-year mortgage, which is nice. My agent was also wonderful. Any time you called him, he called you back. It wasn't days later either. It was the same day. And if you texted him, he texted you back. I have never dealt with anybody that was so good at communicating.

This is my first mortgage experience. I've only spent cash outside this experience. It was seamless and easy. I was happy. The initial application and the approval was quick, and the request for documentation, too. Uploading was easy. Communication with my loan originator was smooth and easy. There was a lot of transparency. All questions were answered. The interest rate is higher these days, and on a mobile home, they're a little higher than that. But knowing the market, it was fair.

They didn't really help a lot with anything. They were shady. I had to always reach out to them to find out what my next step was. It wasn't really streamlined for the customer. Every time I'd ask them, they were like, "We'll get back to you." But then, I would already look it up. I'd have the information within an hour on the internet. So I'd go ahead and do what I had to do. Then, by the time they got back to me two days later and would say, "We need this." I would say, "It's already emailed to you." It helped me get it done, so it's good now. But the application process was perfect.

The process of obtaining the mortgage at 21st Mortgage was really easy. We were able to submit everything online and do almost everything virtually and super quickly. They needed a little more explanation on some of the documents. But the person that we dealt with on the phone, Nikki, who was our contact, was very helpful in explaining everything. If we had been able to focus on it and that was the only thing we had to worry about doing, we could have gotten it done in 18 days. But because we had so much other stuff going on and it was going on around the holidays, it took us 32 days total. But it went really well. It was just the time of year was bad for it to go quickly 'cause we were super busy and Nikki was out of town for one of those weeks as well. But she was super helpful and kind and would always return our calls when she said she would, and she was just on the ball.

It was a long process with 21st Mortgage but everything was good. The lady that was helping me was perfect. She was helpful through the whole process. She answered all the questions I had for her. If she wasn’t in, she would always get back to me right away. She communicated with me a lot.

I got my first mortgage and 21st Mortgage was assigned to me. When I refinanced, I just went through them instead of anyone else. 21st Mortgage was the first that financed the home from the get-go. I came back and this was 2017. A couple of months ago, I refinanced and they were asking me for information that they already had that would offset my remaining balance. Why do I have to call them again to get my payoff loan when it's the same company? I believe 21st Mortgage supplied my insurance people so they had that information like my account number, my Social, and the title information. But I had to do the form again.
That was one of the catches that frustrated me. We wasted so much date and time to get a little information they already had. It was one of those waiting games and they were waiting on me to get this information. Sometimes when you call, you have a wait. There was also something about my taxes. I am self-employed and I made more money one year than the other. They were asking me why one year was different from the other, which didn't make sense to me. I wrote a letter explaining that. Sometimes they might make a difference in the taxes. But that letter didn't go through and it came back. I just had to say it was COVID and that was the magic word. That aside, my rep was great and really helpful.

Brian, the rep from 21st Mortgage, was very helpful. A few times, it took a little while to get back to me but it was during the Christmas holiday and he was on vacation, so I understood. Most of the time, it was either the same day or the next day. The application and underwriting process was a lot but it wasn’t too bad. I had to send some of the documents twice on 21st Mortgage’s site. It asked for a verification of employment from my current employer or a current check stub so I sent my verification of employment and it went through, and took that one off my checklist. Then probably a month later, it added it back again and it wanted my current check stub as well. But it was the only weird thing I had going.

When applying for a loan I was told that Justin ** was my loan originator. Since starting the loan he was not available. It was during holidays so he had taken time off. When I had questions with the loan documents I had to reach out to other employees for help. When asked if I could have someone else be in charge of my loan they informed me that it was being taken care of. Up until the end Justin was unavailable or unresponsive. Especially with me applying for my very first home loan I would have appreciated more help throughout the process. I had numerous occasions where Justin was also incredibly rude to me and short. This is not the experience I wanted when buying a new home. So glad the process is over with him.

I was told that 21st Mortgage was the only one in the area who did mobile homes mortgages. My loan officer was fantastic. She was willing to work with somebody who is not computer-oriented or had a computer to work with. I didn't have a computer or printer to work with, and she worked with me.

Katherine was the rep we worked with and it seemed like a lot of the things she was reading was off of a script. That kind of agitated us at times. I also had my Mom call her because my mom is a loan officer and she also said it was very scripted and the rates are very high. We were almost without a home for a few days because of a slack on Katherine's end and not really caring or trying. She needed some kind of a timeline. I was very persistent about it and assertive. I let her know that I would be calling back and I would keep calling. They could have better communication and people caring about doing their jobs. Working with them made life pretty stressful and we're looking to refinance with someone else.

The process went smooth and once everything started getting going, it took a month and a half. The only thin was people would get in touch with me by email and that's not a method of communication I use so I wouldn't know about certain things for at least a week until somebody called me. The process would have been faster if I knew about this stuff. I know it's my fault for not using email, but every time I talked to their rep, I told him that.

The loan process was so painful. I have 800 credit score and all documents. But it took forever. I had to keep calling and pushing it along. Now I have the loan... They harass me with phone calls asking where my payment is, when it’s not even close to late. I can’t wait to refinance with someone else and get away from this company!!!!

The lending process was great. I provided the paperwork and everything happened super fast. Tyler, the rep I worked with, did a great job, and I appreciated his communication with me and his willingness to answer all my questions. He called and would leave messages or I would call there and ask for him. I was very satisfied with my experience, and if somebody was in the exact same situation I'm in with what I was purchasing and my credit score, then I'd recommend 21st mortgage. Nothing was promised to me that I didn't get. I wish I could have gotten a better rate though. The interest rate was so high, but I plan on refinancing as soon as my credit gets a bit better.

Agent I was assigned did next to nothing, loan kept hitting snags with underwriter and I was never informed. I had to drag information out of him tooth and nail. He also kept leaving the office early and taking extended weekends. In the end his assistant was the one who finished the loan and was actually competent when questions were asked.

21st Mortgage was recommended to me and I got with them, and I'm so glad I did. They were wonderful. The application process was a pain. My husband is working in Puerto Rico, so document signing was challenging. I flew to Puerto Rico two times so that he could sign documents because it cost $153 to overnight documents. I said, "Okay, if I overnight them to him and he overnights it to me, that's $300, and I paid $278 for a plane fare." For normal people, it wouldn't have been so bad, and they would have been excited but I own my business. It's not a big business, and it doesn't make a bunch of money, but I had to leave my business a couple of times.
Our loan officer, Elizabeth, was amazing. My husband's work is very confusing as far as the pay goes. He's a line worker, and he works for the Union. The company that he works for under the Union starts on Saturday. So, his paychecks would show 32 hours of regular time and 56 hours of overtime. So, all they would base it on is the regular time. It's showing, "Okay, so he only makes this much a year." I'm like, "Honey, he's already made $220,000 in six months, so I don't know where you're getting your numbers from." Most companies would just come back and say, "Oh, I'm sorry, this isn't gonna work out for this, and this isn't gonna work out for that." Elizabeth would say, "Well, honey, if you can do this and you can do that, we can make it work." I'm like, "Okay, well then, I'll do this and that." She would give me suggestions and advice and help the process go by quicker and smoother.
There were a few times when she had a couple of days off and I was talking to other people, and they were talking to me this way and that way, and I would say, "Well, if you just go and look at the notes or whatever. I know you guys have got to have notes. There's gotta be some kind of interoffice communication going on." So, I would be frantic until she came back to work. Overall, the only rough patch I had was with the way my husband's paychecks are. So negating that from the equation, it's a stress-free, smooth transaction, and I would definitely recommend them.

In the beginning, the process with 21st Mortgage was a little frustrating because of the time difference. I'm on the East Coast and the person I was working with lived in Nashville. So, there should be somebody that's working on the East Coast, West Coast, or Central because time is of an essence when it comes to a mortgage or anything when you're dealing with real estate. We were able to iron that out, though.

The process with 21st Mortgage was difficult. I was in contact with a lot of different people, going back and forth. They would tell me one thing then a week later, they would tell me another. They would ask for something and ask for it again a few weeks after I've already sent it to them. It was the most difficult thing I've ever applied. A lot of things on there were unnecessary and the online system they use seems outdated. It's terrible. The rep was good. Most of the time, she would answer my calls while she was in a meeting. She would try to help, but the people that worked for her were not the best. They communicate well, but getting it done is something else. They can improve on that.

The reps did a really good job. They were very knowledgeable and they were available when I needed them. I was set to go at closing. The only way they could have done a better job is giving me some advice on how to get a loan past the initial mortgage. Other than that it was great service. The application process was really easy but I wasn't given any information on FHA. I'm trying to find a lender to do some repairs on the place I just bought. There is water damage in places that you could have only known if you moved the cabinets. I need a $7,500 low interest loan, and FHA does those things. But I can't find a lender anywhere near me. Lender information would be helpful.
Also, I'm on the road driving all over the place so people asking me for specific documents and information is difficult 'cause I'm away from home for an entire week at a time. Asking on a Monday when they could have asked me on a Sunday or a Saturday would've been helpful. I had to make phone calls, rush around and get information. It was stressful. But it wasn't any more or less stressful than I would have expected a $50,000 purchase to be.

The 21st Mortgage website was easy to work through. It was really nice because I live far away from the bank so everything online was quick and easy for me. I uploaded everything online. I did everything via email and I emailed the home loan application thing. Sometimes, the document would go in blurry but they would let me know that was the case and I had to adjust the image size. It was really easy on my part.
21st Mortgage really helped me with all my questions over rates and all stuff I didn't know. They really helped me figure it all out. I really appreciated how quickly they responded over everything I asked. Tyler was my rep and he was really good to talk to about anything I needed. This is the first house I ever bought so I loaded Tyler with questions that were probably easy to find out. He answered everything quickly within a day on every email.
From the initial phone call to when it closed, it took about a month just because some of the files we needed to give, like some upcoming pay stubs, we didn't have yet. We had to wait for those. It took about a month or just over a month. I've been recommending 21st Mortgage when anybody asks. When looking for the right company to do business with, try to find a trustworthy company to do it through.

Brian, the rep from 21st Mortgage, was very friendly right out of the gate. But as the process progressed, when I would call and inquire about something, he seemed to be put off or it seemed like I was a bother. I had to do a lot of legwork on my end to keep things moving. It seemed like once they had me on the hook, it was a different story. My interest rate went up from what I was first quoted so I'm not terribly satisfied with 21st. During the application process, a lot of things needed to be obtained and some of the things didn't have any bearing on my end. They wanted some of the seller’s information, which made an extra hurdle to go through because the seller didn't have a phone or any line of communication that was readily handy to him. But 21st at least got me a loan and got me in my house.

The application process online is easy. But the legwork afterward is very confusing because they ask for a lot of stuff. The whole process was very confusing and frustrating. I canceled the loan twice because of all the confusion. It was very, very unorganized. They're constantly asking for more and more information. Then one department is not corresponding with the other department. They're not just asking me for a lot of information, but they're also asking the seller or the Realtor for a lot of information that they should be handling themselves.

Ken, my broker was great. He was there when I had a question and answered the phone, I was impressed. What I wasn't impressed with was the person who filled out the overnight fedex label with the documents with half of my address but the city and state were wrong so it was stuck in Traverse city, Michigan with nowhere to go. Thank god the fedex person in Traverse city called me and asked me for my address or I never would have received it.

The processing phase was ok but I never heard from the processor only the Loan Officer. Closing on this loan was a disaster, was never told about a statement that needed to be on the flood policy until trying to get the loan booked, was never given the option to close with a local title company to make the funding happen by wire rather than check. Federal express delayed the delivery of funds which caused major problems. Loan docs were signed 11/21, loan booked on 12/1. This took way too long and caused major problems and cost me over $1000.00 extra. This was unacceptable.

The agent, Ryan, made me feel like I was able to get the loan. It was very positive. The application process went very well. I didn't understand a lot, but luckily, Ryan was able to help me navigate the system. But when Ryan wasn't available, they would put it to another agent, and that agent was not so willing to help. Several times I got a very negative attitude. It was sad.

My loan officer was very good. Buying a mobile home was new to me and I didn't understand the process. But 21st Mortgage assumed I did. I was making a lot of phone calls because he would send me stuff and I was like, “What am I doing?” I was initiating a lot of calls to him. After I would initiate the call, he was very helpful. The application was easy. But they didn't expand on any kind of information and it was pretty much yes or no and that was it. My communication through them was through the emails that they sent on their website. If I had a question about something, I'd have to call them, and then my representative went on vacation, and never told anybody. So, I wound up dealing with somebody else. I couldn't get the answers I needed when I needed answers. If I ever buy another home, I'll probably go through 21st Mortgage again cause it's pretty easy to do that. But the representatives need to communicate more.

I filled out about four applications before I found someone that was able to tell me what 21st Mortgage was and they were, by far, the easiest to work with, especially with applications. I started online with the application and they were pretty quick about getting back to me and giving me a loan officer to contact. The application process was in-depth. They didn't skip anything and they got all the info upfront, which was helpful. They were very straightforward, helpful and informative. Bryan was very nice. Anytime I called or emailed, if I had a question or a concern, he would get back to me that same day and answer that question and even questions I hadn't thought to ask yet. I just wanted folks to know how 21st Mortgage does business. Of course we were in ground zero for Hurricane Ian, and prior my mother and daughter just had passed, so we no doubt were hurting in many ways, but I had worked with Kyle ** and Alex, and they basically gave us a reason to keep moving on. They worked with us in regards to continue being able to have a roof over our heads, as I don't think people realize how many people are homeless in Southwest Florida and if they're not homeless they're displaced, and that's scary times for anyone, but I have to say this group did everything within their power to help us and that's exactly what they did.
This company has empathy as well as integrity and is way above most mortgage institutions, and this is a group that does not consider you as just a number. They have a heart as well and created ways to make things work for us. As you could imagine losing your oldest daughter to cancer at 42 and then less than 30 days later losing my mother as well, throw a catastrophe on top of all this where you and so many others are hurting and all you can ask is God to step in and help make things better, well He did with this group, so if you're considering a mortgage, I can say you are more than safe with these guys as they go over and above to make things work and unlike many others you can take a deep breath and know you're dealing with the best, and they are there to truly help you.
It's just not all about the money. They want you to truly feel comfortable working with them, and that's hard to come by nowadays, as so many just care about the money and could truly care less about how you feel. All I know is you will be taken care of the right way, the way things used to be when people truly cared about others. The agent from 21st, Tyler, did fantastic and he did all he can. He served as a pretty good mutual party for everybody to talk to. It's overall a decent experience but there are things to work on. The house I purchased was a manufactured mobile home, which is a bit tricky on leased land for a big company like 21st. There's a lot of red tape involved and there was a lot of back and forth. Things were not done to my expectations one bit. The system where I set up my profile and have all my documents needs to be reworked. I found a lot of glitches in uploading. Also, it needs to be in a specific order and it needs to accept different file types instead of just a fixed PDF or JPEG. The navigation as well needs some work. The buttons are small and the font is tiny. Other than that, the security is pretty good. I can log in and out fairly securely.

Our experience with 21st Mortgage was not great. The customer service was awful. This not only includes the way that we were treated, but also the time to get back to us, couldn't get straight answers, etc. It was relatively easy to get ahold of the agent helping us, but we were always left dissatisfied. The agent was nice enough, but felt aloof. They are very good at keeping you updated on documents needed, but very bad at keeping you informed.
We had a closing date, told them the closing date, and were never told that the way they do their closing is called a 'dry close.' This means, they send the paperwork the day before your closing date, you sign the paperwork, send it in as soon as you're able, they do a 2 day audit, then you close a few days later. This meant for us that we had to keep pushing our lease signing for the manufacturing community because we needed closing documents, but were never told this in the first place. Any document that needed to be corrected was also pointed last minute, which is stressful in itself.

The guy I was dealing with did a good job. He gave me the paperwork and everything needed. He answered my questions and was fast on my calls. I was surprised with doing things online. I'm not that computer literate but everything came out really well. If it didn't, my guy was on top of it. I deal with somebody from another state. I got insurance that they got all through another state here in Utah for the inspection. That's totally different not dealing with anybody in person. From start to finish, the process took over a month. 21st Mortgage pushed it through quickly. It took me a little over a month to get in because that's what they signed on it. The interest rate is quite high and I paid like 8, 9. But I know down the road here, I might jump in and I don't know if I can do a VA on top of that.

21st Mortgage was recommended to me because they dealt with older mobile homes that I was looking at. The application process was good. There were a few hiccups but that was to be expected. There was gathering paperwork for them and getting those uploaded. Communication was excellent. If I left a message, they called back within the same day and they were very explanative. Someone actually did all the phone calls so it was very well organized. Chris was my advisor and he rocks. He had this great personality. He was very understanding and patient. He is somebody I would definitely want to work with again if I had to and somebody I would recommend to people. The rate was a little bit higher than I would have anticipated but they're private and not through a bank. That was explained. With today's rates, my rates are probably pretty close to normal. I'm three points over what it is right now. I'm paying 10.

They gave me a mortgage for 20 years. Right now, my fiancé and I are trying to get it paid off in three.

We applied with 21st Mortgage on the 31st of August and we closed on October 11th. That was partially my fault because I was out of town. The mortgage was for a home that we purchased for my mom. Communication was pretty good. There were a few issues but no major ones. The rep Justin was awesome. We had a situation where there was a little mix-up. It was the time we were supposed to close. Originally, it was towards the end of September. I was out of town and so was Justin.
The seller called 21st Mortgage with some questions like, "Where's my funding?" Whoever he talked to told him that there was still some stuff that was pending. The seller freaked out like it wasn't a done deal. He told his Realtor/our Realtor, "I don't want them having the keys to the house." But we already bought it and he just hadn't been paid yet. That was a miscommunication. Now, he's been paid and everything's done.

Customer service was really good. Even when we were just waiting to hear back from the back offices, they were always in contact with me. They would let me know, “Hey, we've already sent this. We’re just waiting to hear back. We'll let you know when we do.” The whole process took three weeks.

We started the process with our Realtor and our lender and we had a week to 10 days before escrow to close. Then, 21st told us it's their repo so it has to be done by an in-house agent. I had already given notice to the apartment that I lived in for six years and we were all packed up and ready to go but they told us we got to start over.
At first, they didn't tell us we have to start over. They said it had to be one of their agents in-house so the lender that had been there for the beginning got dropped and didn't get paid. They added their lender and their agent. I thought we were not going to have to start escrow all over again because that would be ridiculous. I would have to sign another lease with my apartment. They said it was just gonna be an easy handoff and we would go from there so it shouldn't put me back more than a few days, if at all. But this turned out to be almost a 90-day escrow.
The agent that took over for 21st had to be 12 years old because he didn't know his own phone number and every time I asked him a question, he put me on hold to ask his supervisor. I was so livid with this place because they had no care. Every time I told them that I have to tell my landlord something, they would it shouldn't be very much longer. I can't tell my landlord that and I couldn't get them to understand my position. I would never send anybody to buy something through 21st Mortgage. I wouldn't even send my worst enemy.

Ryan also called me yesterday to tell me my payment didn't process and I wasn't very polite (which I'm sorry that frustration was more towards the other bill that pulled early) but he remained polite.

Brian, the person I was working with, never answered nor returned my phone calls. Whenever I called, he was out at lunch at 10 o'clock in the morning. He answered all my emails quickly though. So, I learned to email him instead of call him. Whatever document I needed to submit, I just emailed it to 21st Mortgage. I don't like to do a lot of computer stuff, so if I can make it as simple as possible, that would be great, and that was probably one of the simplest ways we could have done it. So I liked that. But being a first time homebuyer, I didn't know a lot of what the forms were asking me to do and whenever I was trying to reach out to find out what it is I was trying to do, I didn't get good answers. That delayed the application process and it was super stressful.

The rep I worked with was excellent. He stayed in touch every step of the way. I had his email and phone number and could actually contact him. We had everything we needed in four days which is a record. It was the seller that was trying to get some proof that she had paid taxes and that held up everything for weeks. But they were ready.
I liked the website because notify you every time they get another piece of information and you can do e-signing. You also knew exactly where you were in the process of what came next and who was doing what next.

Joy **, my loan officer, was very professional and competent, explaining items about mortgage papers I did not understand, though I must say she is overworked. The only issue I had was in speaking with her, or anyone over the phone when needed as the working hours are only till 6pm, which is when I like most people get off of work and can address issues. A few times Ms ** and I were forced to play phone tag trying to reach each other on my brief 45 min lunch. In the end she made it happen though. Bottom line is I was very pleased with this company.

The people we bought the trailers from were trying to figure out how we could do things, then they mentioned something about 21st, so we went through that. For the most part, the application process went fairly well. I had other people dealing with it, because I was always too busy, but from what I hear from the few people that I had talking to them, anytime they dealt with it, the rep was very helpful.

It was a great experience, especially with the portal. It had a list of everything that was required and necessary. So, as I uploaded everything, it would check off and let me know what they received and what they still needed, which made the process go a lot smoother. I initially applied the end of August and then I closed end of September. They could improve on the appraisal. Everything was good to go but then they did the appraisal and it came less than what the seller was selling it for. The seller ended up lowering the price. So if they could've did the appraisal upfront a little bit earlier, it would have helped me. But my loan officer was great. She called me when she received everything that I uploaded. If she had any questions, she called me. If I had any questions, I called her. If she wasn't there when I called, whoever answered the call helped me.

The communication was pretty good. The application process took a while because of my own job history verification. But other than that, everything was pretty smooth. I was happy that I got this mortgage. But I had to pay some ridiculously high percent, which is a fee that was delivered to 21st Mortgage. It was much higher than most other mortgage companies would charge, but I ended up going with them.

They would send me emails when they received the documents that I sent them, and would immediately follow up with me. The rep would let me know of any deficiencies that needed to be fixed. He was amazing to deal with. He represented the company extremely well. He dealt with a person who has never purchased a mobile home, who is a bit nervous and anxious. And he kept an even tone the whole time. He was a very patient man. He didn't feed into my excitement, and it made it so much easier. He calmed me down many a time during the process. The application process was a little confusing because I did not have a mobile home picked out. If you do not have one picked out, there could be an option to click that one. That way, you didn't have all those questions about the type, where it’s at, size, and all those things that were not relevant because you did not have one picked out yet. The rep was great though. Getting ahold of Nikki from 21st Mortgage was not an easy task. We would call and not get ahold of her. We would get ahold of somebody else, and she would not return our calls. Sometimes, emails do not get returned. And the companies were very nitpicky. Not only on my side, but also the seller's side. So, nobody in this party enjoyed working with the company, not the seller, the closing company, or the buyer.
Papers had a crease in it, so we had to redo them. One time, they sent a document to 21st, we took a picture of it. It was a two-sided document and the backside was blank. And even though the back side was blank, the rep still wanted that picture of that document on the back side. When it comes to my finances, it was very picky. I'm in the same company 27 years and there shouldn't have been any issues with my income, yet I had to have my place I work at email me several copies of my W-2 from 2022, but also from 2018 to 2019 as well. Also, the home I have now needed to have the title transferred in the new owner's name before they would approve the mortgage that they gave me.

Everything was good until we got to the insurance part of things. They wanted us to get a $300,000 insurance on a $20,000 mobile home. They're too high. I had to get $175,000 on that mobile home and nobody else would insure us with that. The highest I was able to get 40,000 and I was forced to get that high rated insurance from their insurance company.
Ryan and the other reps were good and the application process was great. Anytime you're gonna get a loan, they always ask for this information and that information. There were a couple of hiccups but nothing we were frustrated out. When we called and asked questions, Ryan answered them. The interest rate was going up and they kept trying to raise it. But other than that, everything was fine. Ryan did a lot of things to help us out.

It was very easy to apply for this mortgage. I was surprised they approved me, with low credit score. Kayla was VERY efficient & professional. She deserves a raise! I wish a home inspection would have been REQUIRED, for a 1970, 12' x 65' trailer. The Fed Regs didn't start until 1976. Therefore I wasn't aware of the endless problems I was buying. ALUMINUM wiring is the most urgent concern for fire hazard. I'm NOT even able to get a building permit to upgrade anything due to the year of build. 21st Mortgage SHOULD HAVE TOLD ME, considering their level of experience. So now I'm stuck in this fire trap & can't fix it even though I want to!

21st Mortgage is one of the major lenders that are giving a loan without turning it into a land home package. It's a good thing that they're out there because there's not many to do that service. It worked out that I was able to find their service that was available to me. They provided a very good service that I needed at the time. They were very responsive to when I call or had a question. If they weren’t available, they would reach back out to me when they were. The rep was very professional, upbeat and thorough.
The process is lengthy though. It gets cumbersome. I wish that could have been a little bit lighter. But on their end, they go through the steps to make sure that they have all the documents that they need to process their paperwork in a manner that's sufficient. It was more of me not being on top of the whole situation and having to backtrack their paperwork and requirements. Even though I took some extra steps and took their paperwork to a local closing attorney and had them reviewed, I didn't catch some of the things that I was having to do in that first initial thing.

I have been a homeowner for several years, I have done both new purchases and refinances. This was not my first rodeo. I gave 21st 3 stars only because my loan closed on time and funded as expected. I am spoiled because I have dealt with some 5 star companies that went above and beyond. I can't say the same for 21st, and to be honest, they were not my first choice. Because I have an older mobile home, they were pretty much my only choice, so I was completely at their mercy.
Their communication can use a lot of improvement. Delays ensued because I wasn't informed of needed documents until the very last minute. If I had known certain documents were needed to close, I would have obtained them at the very beginning. As I stated, I am familiar with the process, so these documents were a surprise to me. I did a cash out refinance to buy out my ex husband's equity in our house and I had to constantly remind 21st that dollar amount going to him had to be set and couldn't be lowered for any reason. I needed anything additional rolled in to the loan. I had to state this more than once during the process.
With the cash out I was also paying off two debts. Instead of the escrow company sending the payments directly to the debtors, which I had the understanding they were going to do, they sent the checks to me. I in turn had to forward the checks on to the debtors. This delayed the pay off for both of those debts, however, thankfully, they were made in time. This was an escrow company that 21st chose. The whole process was incredibly stressful and I lost a lot of sleep over it. Much of that could have been avoided if 21st had better communication with me from the onset. Overall, I don't believe I would recommend them to anyone else.

The process was simple. But the only thing I didn't like about it was that they did a preapproval on just my word alone. They hadn't gather any of my information. They pulled my credit score, but that was it. It would have been nice to have that actual preapproval. Also, I'm not a huge fan of the rate but I understand why it's as high as it is because it's a manufactured home. So it's like a personal loan and the rate is higher than it would be if I had just bought a standard home. Other than that, I'm happy with all that.
The process was very smooth and they did it incredibly quickly. The guy I worked with, Grant, was awesome. He answered all my questions and he never missed a call. I would email him and he would respond within a few hours.

But that's to be expected. We were able to resolve my issues and once Ken got back, I was able to update him.

A few times, the seller went ahead and had to reach out to them for questions and they were more than willing to answer her questions. They were very great to work with. The process was very simple. It was a lot of details - the paperwork that they needed. But as soon as I sent it to them, everything was updated immediately.
Once they sent everything, they would tell me what they needed. I would upload it to my computer. I would upload it as a PDF and get it to them. I'd get an email from them saying everything was accepted. If I needed something else, they would let me know through email. The rate was a little high, though. It’s a modular home, so I thought it would have been a little lower.

The 21st Mortgage rep I worked with was very prompt and quick. If I had questions, they were able to answer them. The documentation on my end was easy enough. Everything was also fair and reasonable with their rates and terms. The only thing that I ever really had an issue with was my certain deal that we were going through, we were under a time crunch and it was really hard to get ahold of people when we needed to. We felt like we were standing around waiting on phone calls.
If I was trying to get ahold of anybody just to even ask a question, there were a few times when I'd sit on hold for a couple of hours. Then the person that they've tried to direct me to wouldn't have the answer and then I'd get put on hold again for another hour or so. But for the most part, the actual person that was handling everything that I was going through, it was easy to get ahold of them and talk to them about stuff. In the beginning, it was hard to get the ball rolling, but after we got everything sorted, it was easy.

Getting my mortgage was a headache. It was a lot of back and forth and it didn't seem very organized on their end. They asked a bunch of times for the same files and paperwork that I've continuously sent to them. Also, it seemed they were asking for information without looking at my file. The application process took over a month but it ended up going through. Their rep Brian was super nice and helpful. His willingness to hold my hand through the process impressed me. For him to kind of slow it down for me was really nice.
By working with them, I was able to get my first house. For my fiancé and I, getting a place that's our own that we could put equity into was just a massive goal of ours. We finally were able to achieve that with the help of 21st Mortgage.

Nikki was my rep and she was phenomenal. She was on top of everything. Even when there were glitches, she was there to help us figure it out. The process took a little bit longer than we originally expected. I started April 4, ‘20 and our first payment came in August. There were a lot of different people, in the beginning, working on the loan so it got a little confusing. At that time, people were on vacation and just going back and forth. Other than that, the communication was amazing. We did a refinance. We had a land contract and we had a balloon payment due. The buying process with 21st Mortgage was fast. They were with us every step of the way and let us know what we needed to do. They were following up every couple of days. They weren't pushy but were just in the loop with everything. But we kept sending some documents and they weren't getting back on what specifically we needed. They would just send us the same little requirements but it wasn't any specific in what we needed to do so it was confusing. Then, they would tell us that was their loaning department that was sending that. So, the person who was with us, Teresa, our loan officer, was not involved in that part.
Teresa was very nice when she was on the phone and cordial. If there was a concern and Teresa wasn't in, somebody else would answer and then get us back to her. They would call us back between 30 minutes to an hour. They would try and make it a priority to call us back. 21st Mortgage was one of the people who gave us a chance to get into this home. A lot of other people were reluctant just because of mobile homes and don't want to loan out to that. So, it was really nice. They took us out of the apartment and got us into an actual home, and we're very grateful for that.

It was mostly good up until the loan was supposed to fund. The loan did not fund for over a week after signing the loan contract. The other issue was the check cut to one of the creditors was issued to the wrong payee and had to have a new check sent to the correct payee. Obtaining my mortgage was very challenging because I had to get my end straight. It was my first time purchasing a home, so I was a little out of order. I had to get all my paperwork and everything secured. But other than that, it was good and I'm happy. I made it through and it went smoothly. I dealt with Adam and he was awesome. He encouraged me and helped me through a lot. He answered clearly. It wasn't a paper application process and I wasn't too good with computers. But the application was good. I filled it out and sent it back to 21st. Then, I learned how to email so it was cool.
The only problem was, when my application was in the process, I had to do an upgrade. They were going back and forth with the interest rate and I was already in the process of renewing and had them pull my credit, and then they gave me a higher percentage. I don't know why they couldn't have kept it at that same percentage when I was still in the midst of getting a home. The interest rate went up 7% and they couldn't override it. I was already there. That was very unfair and I was devastated.

I bought a mobile home and the process with 21st Mortgage was long. We started in the beginning of May and finished the beginning of July. They didn't explain to me the list of the things that they needed. They just gave me the list and said they needed those. I finally found out that there were certain things I had to get done and I didn't even know that I had to do it. I thought it just came through the mortgage. Not knowing, that made it prolong the situation. They could have explained it a little bit better and told me exactly what they needed.
When I got my flood insurance and while we were waiting, I asked if there was anything else they needed so we could get this done before the people come back with their verdicts. The guy told me everything was good and that all they needed was for them to come back with the clearance. After the clearance came back, the guy told me that something was wrong with the insurance. But we had to wait two weeks. The house would have been done a little quicker. They were ready to close on the house on the 28th of June. So, it prolonged another three weeks because they took long to do things.
The rep I was working with answered the phone every time I called and answered all my questions. In that sense, he was good. I never had an issue with that. The only issue I had was, as we're waiting and sitting on something and it's out of our control, we should be working on stuff that is under our control and get it all done. So by the time they were done doing what they were asked to do, we were done with our stuff. But other than that, the rep was fine.

Drew did a great job helping us get our loan approved in time. Very smooth and easy transition. He went above and beyond - worked on a couple of holidays even to keep things moving along- even after it went to other departments. He kept in touch and kept pushing people as needed to make progress.

I applied for a loan with 21st Mortgage then I had to find a property. I found the property, and I had to get all the information that they needed for the loan approval, which I did before I found the property. I had to pay them, they picked an appraiser and sent an appraiser out to get the house appraised. I was a little disappointed with that process because the appraiser held up the process. I had to keep calling back to find out where we were with it because the appraiser didn't want to finish the appraisal. But the appraiser wouldn't talk to 21st Mortgage so 21st Mortgage had to deal with the realtors. After that, the appraiser came through, and it was a waiting process. The process was a little frustrating because every time I called in, I would be told, "You need to do this," or, "We're waiting on that."
When that finished, the rep gave me a quote roughly of what it was that included a title company that 21st Mortgage uses. I figured it'd be easier because that title company deals with 21st Mortgage on a regular basis. There was an issue with the title company finding somebody to mobile sign. When I went to closing to sign, there was a problem because the realtor never received the disclaimer on how much he was getting paid. They almost walked out on the deal. But my rep, Drew, was amazing. He answered all my questions anytime I asked. He was always nice. He wasn't frustrated with the amount of times I called him or aggravated that I was calling him all the time. He went on vacation in the process of everything. I don't know if that slowed it down because it had to go through other people at that time he was on vacation. But my experience with him was great. 21st Mortgage was easy to deal with. I didn't have to run around a million places.

My experience with them was okay. The only thing was I changed my payment by post office and they told me they didn't receive it. So, I did another payment by phone. Except that one, everything's okay. Just talk to them.

We began the process with Katherine where she would ask for the same paperwork over and over with information we have already given her. She delayed the process for so long our interest rate went up by three percent with no fault of our own. This is going to cost us thousands in the long run. I have emails to show when I sent documents/pictures multiple times. My wife finally decided we have had enough and asked MULTIPLE TIMES to transfer to another loan originator which was a hassle in itself. We were then transferred to Kayla who was extremely kind and helpful with completing our process in an efficient manner. Showing my wife and I that the process should not have gone on for as long as it did and that our interest rate is a reflection of 21st Mortgage’s awful service.

It was about a year or so ago before we started this process with 21st Mortgage. They would be the only ones that would actually mortgage something that was not a home. We did a conventional loan and the process was pretty low-key. It was good. I purchased several homes in my lifetime and this is a typical application, asking for the typical types of documents and so forth. It took about 45 days. I wish there were not so many hands that we had to go through before we finalized it. That aside, our loan rep was very responsive. He responded by email or we talked to him on the phone. He was easy to contact. 21st Mortgage was quick to push things along when they needed to get pushed along. We were comfortable with the program.

New mortgage to purchase a home. Rep was condescending and not forthcoming with information. He did not try to help us in any way. We received more help from the backup person while he was on vacation. Never experienced anything like it. Would not recommend.

This is the WORST company I have ever had the displeasure of working with. Absolutely dishonest and deceptive. They knew I needed an affidavit of affixture in order to sell my home in the future and did not attempt to get one for me from the inception of my loan or at the least inform me. They then trapped me into a refinance with them in order to get one. This company is the worst and I would NEVER do business with them again!

For what I was trying to accomplish, 21st Mortgage had the best rate as far as refinancing a pre-owned mobile home so I chose them. Communication was good and everything was done through email. If I had any questions, it was by phone call and everybody answered questions in a timely manner. The rates were very reasonable. Everything's fine.

I was very please with the whole process of getting a loan for my mobile home. Chris was my loan officer. He was very polite and punctual. He always got back to me and answered every question I had. For four years, we had a small three-bedroom, two-bath modular manufactured home. We bought it for retirement because it was only about 1,000 square feet. But four years ago, my daughter passed away and she has seven kids, so we took on five of them. We were so crowded for four years. We were saving our money and looking for a bigger mobile home so we bought this four-bedroom, two-bath in a park in Spanaway. 21st Mortgage was the only one we knew of that would do a manufactured home in a park. But it took a long time.
Our Realtor was Carla, my daughter-in-law and she sells real estate too, and she helped us and kept sending stuff to 21st Mortgage. Then, they sent it to escrow and the papers got lost. She had to resend four times. First, we were supposed to sign this 30th of July but they extended it to the 13th. Then, they extended again. And extended again. It got to the point where we paid a week of the lot space at the new place in our escrow and they couldn't get out right away because they were trying to get into their place. They were using the funds from us to buy a newer place so it was a challenge when we got moved. I sent them out our first payment due September 1st.
It all worked out okay. We got in the mobile home but we had septic problems. It all backed up the first day we moved in. We didn't have water and I had to call the manager. She sent the septic guy out and he looked at it and he said that something was stuck in our pipes. All of a sudden it cleared up for one night, a couple of the kids could take a shower and then, they started backing up worse. So, I called the manager back again and he came out. He discovered it was not our fault. Anything under the mobile home was on us and anything out of the mobile home was on them. So, he got it all working good and we're just trying to get settled. We're happy with the home and I'm so glad 21st Mortgage gave us the loan because the home is so much bigger and everybody's gonna be happier.
The reps were okay. It's just that they kept extending and extending because they needed this and that. We kept sending them and then, they said they wanted us to sell our other home before we got into this one. And I said no. With five kids, I won't be able to show the place and sell it. I said we have paid for it and we just want to get the best price out of it.
We get Social Security in all the kids. The boys get from their dad and my daughter's other kids get her Social Security. So, we kept sending them proof of that and they didn't like that. So I had to go to Social Security and get an actual paper from them that they're okay till they're 18. When they're 18, they drop off but the other kids get the benefit. It's just 21st kept losing stuff and asking for stuff. It was almost impossible. They put us through so much. We sent them the first three months bank statements. I get a Social Security account and then I move some money to their savings account and get it all organized. So, I don't know why they couldn't get all that information off of our same statements. But it's all over and we're happy.

21st is the only company that would write any type of loan for me because my house is considered mobile. I called them to see if they were willing to do it and I filled out their application and provided them with all of the things they asked me for. It took a little bit. I started around the beginning of May and the funds came in the middle of July. The rep I worked with was very good. He got back to me as quickly as he could and he helped me.
