Finding a place that can do a mobile home without the land is not an easy feat. And the people at 21st Mortgage Corporation were efficient. They were the first people to answer back whenever we had questions. They were the only ones that answered questions back. I liked the rep's attention to detail. Chris was easy to work with. He was patient and understanding that I was new to all this. My brain went into overdrive, thinking, “What is this? What if that?” But he was good at keeping everything flowing smoothly. Also, if he didn't know an answer, he had no problem telling me he would need to look it up. He worked very well with my ADHD mentality, which is not easy to do at times. If I had to do it again, I would go through him. I would give others 21st Mortgage's number and Chris' extension.

It was a difficult process with 21st Mortgage. I had to get a lot of paperwork. It started in February and I just got done last month. But the rep was good. I could call him any time of the day. He took care of what I needed and got back to me.

Austin, our account specialist at 21st Mortgage, was very professional and empathetic as how to resolve our issue. He has been a tremendous help and warrants any commendations available for his help. I have spoken with other representatives in the past but Austin has been the first to wholeheartedly understand my problem that came unexpectedly. He is devoted to his job and believes keeping the customers above all others.

The first guy I worked with at 21st Mortgage was a little dry, but Lindsay was good. She worked with me well because there were some hiccups, and she made sure that did got corrected. The service was good. I would have loved a lower rate. I wasn't clear on the escrow for the homeowner’s insurance. I paid mine in advance but they still have to add it to the mortgage. I was just trying to lower it. But since I can't lower it that way, I just have to try lowering it by refinancing. Overall, 21st will work well with you to try to get you financed.

The process with 21st Mortgage was a little confusing, but that goes along with me being a first-time homeowner. There were a few times that I got discouraged, but it was more because of frustration of feeling overwhelmed. They needed a proof of how much money I make which I sent over. Then there was a certain thing that they needed from my employer and my employer would give them what they needed. They didn't know how to connect to do it. They were able to figure it out but they had to do it three times. They had said if they had to do it again, they were gonna charge me for it.
You don't know what your APR is going to be even when you put your stuff in. It's based off of how much you make and how much money you put down, which is a scary thing. At the end when you find out how much your APR is going to be a month, it's a little discouraging. For somebody who’s on a fixed income who's trying to make it work, to find out your APR is almost 11% is scary.
The initial plan was to purchase the home and put $15,000 down. My APR would have been around a high 7. The buyer wanted $90,000, and I was only qualified for $124,000. The appraisal came in at $74,000 and they weren't willing to cover more than $74,000. I had no idea that when they tell me I was approved for $124,000 and it gets appraised at a certain amount that they don't cover. I was talking to my Realtor who also does appraisals. He thinks the appraisal came in quite low. But the rep was helpful. He was there when I needed him and responded quickly. When he went on vacation, if he wasn't there, then one of his counterparts jumped in and helped when I needed it. They did a good job.

I would not recommend 21st Mortgage Corporation to anybody. They weren't transparent and negotiable. They were rude. They did not and do not follow the federal guideline. And they said, “Oh, because of the product.” I said, "If the feds will up their rate, reduce it, would you all follow with them?" "Oh, we don't have to." And the thing about it is there’s not a lot of lenders that would fund mobile homes. So, because they think they had a monopoly that they could do whatever they want. Horrible experience.
When I went to closing, they didn't show up. "Oh, we don't have to go to closing." I went to closing and this is a mobile home, it was two separate people that I had to deal with. I was renting the land. So, the mobile home sits on land and I don't own it. I expected 21st Mortgage to show up or the agent of the selling of the property. Nobody showed up. I got the keys to the property that day. And I didn't know too much about it. I said, "The selling agent didn't show up. I don't know. That’s it.” So, I left.
Three days later, 21st Mortgage called me, "Where is my package?" I said, "What package?" "We sent you a package. You ain't sign it." I said, "No one gave me a package. Who was supposed to give me the package?" "They're supposed to." I said, "What do you mean the property people? That's your package. If I had questions, you're supposed to give it to me and explain it to me." "We don't have to." They said, "Did you occupy the property?" I said, "Yeah. They gave me the keys." "You gotta move. I'm gonna give you three days to move." I asked, "What are you talking about?"
They threatened to kick me out because they didn't show up at closing. They said that the property people were supposed to do their closing for them. They said they had to show up. It was on documents that needed to be notarized. I had closing before. I refinanced. The other party was supposed to show up. If I had any questions, I'm supposed to ask them. The property people were not responsible for their closing. And they could not answer the question. I'm supposed to make my first payment in five days, which I will make. But as soon as I could get out of this contract, I would.

All of the people that we worked with were very nice. I spoke with one person. I would have appreciated a callback. But 21st Mortgage Corporation was very good and efficient. And we enjoyed talking to them. They were easy to work with. The rep was very knowledgeable about the loan. He only took Carl's credit. It could have been a misunderstanding on our part, but we thought we were both on the loan. So when it came right down to closing, it delayed us over a week. And we were in a hotel with two dogs waiting to get in. Also, 21st Mortgage expensive on their rates, but they're good. And they get you in to the house that you want.

I had a great experience with 21st Mortgage. Jonathan was a great guy. He helped me out with everything that I needed and he stuck by my side. When I was pissed off about something, he got right on it and got it taken care of. The application was quick and painless. I'd already been through a couple of other mortgage applications before, so it wasn't much of a bother to me. It wasn't very hard to do. When I had questions, they answered them as quickly and honestly as they could. If they didn't know something, they called people who knew and got it all figured out. But everything that I needed to know, Jonathan knew. The entire experience with them was great. Way better than in any experience I've had with any other mortgage company. They made my life easier when I was getting the mortgage. If I have the opportunity to go through 21st to buy a home, I absolutely will reach out to Jonathan again.

The process at 21st Mortgage was simple. They have some guidelines online. People are to submit proof of employment, proof of pay stubs and bank stuff. Once all that's approved, they will start requesting seller documents. My Realtor was on top of everything. I hardly had any role to do. Just submitted the simple paperwork that I had. As soon as I submitted the documents, they were on top of it to update my application to get it approved as soon as possible. They sent the documents to escrow. I signed. They reviewed them and approved everything in two business days. We ran into a few issues with the stuff. But if we didn't have those issues, it would have taken two weeks maximum to close from the day that I submitted my application. I was scared, but they made it simple and easy. I would definitely recommend others to go with Matthew and 21st, 'cause of the simplicity and how fast they were to get the ball rolling and close everything.

The application process at 21st Mortgage was very easy. Once I got all the paperwork and gave the information to them that they wanted, it didn't take long at all to get approved. The only thing that I think could have been improved is, when they needed information, they didn't send me a list of exactly what they needed. They said, “To do this." I sent them that. And they said, "I need this." I sent them that. It kept going back and forth until I finally got everything that they needed. But when I had questions, they took care of them. They told me what I needed to do. The rep I worked with was very good, too. Once I got everything to him, it didn't take him long at all. Within two days, I got an approval. Everything went smoothly.

The online application at 21st Mortgage was not bad. Navigating their online system was difficult at times, though. I wish there was a little more transparency and more communication from them during the process. They seemed like they continued to pass the issue to the next person. The rep I worked with was always going on vacations or not there. There was a delay because I was not getting the information on what documents and paperwork were needed next.

I bought a manufactured home thru 21st Mortgage. We did most of the stuff online and with the help of the lady that sold it. I would call 21st Mortgage if I had concerns and if I couldn't reach them, they would get back to me quickly. The loan process took a month, which was pretty fast. I thought it was going to be a little longer. The closing was easy, too. I would recommend them.

21st Mortgage is effective. They would respond by email and it would be within an hour of when we would email them. Their process was quick. It only took a couple of weeks to get done, and we were set up for closing. Even in the middle of the process, our loan officer was able to take a vacation.

I put the subject as underwriting as I’m not sure where the issue was. Happy 21st was able to help me with funding with the loan however, I was Jonny on the spot with everything that was required and they were still looking for more that was totally irrelevant to the loan itself. I had too big down payment the income to support the loan, but they wanted petty last minute requirements that made me and my boyfriend have to drive four hours to get and wake up our four year-old son. I’ve owned business in the past and 6 homes and never experienced such.
Also the home insurance is a joke! It’s only coverage for the actual structure, which would be in the best interest of 21st Mortgage not for my personal belongings so I will be looking into different homeowners insurance to cover my personal property as well. I’m not gonna pay for insurance that isn’t gonna cover my property. Also the insurance is totally irrelevant for the state that I live in. We don’t have hurricanes here. I’m paying for useless coverage and unnecessary coverage and it doesn’t again cover my property for replacement if something were to happen.

Everything went pretty smoothly, disappointed with my interest rate, considering 800+ credit score other than that very satisfied. I hope to refinance elsewhere after a year at current address. Professional, timely. Closed quickly. Was all new to me. Never buying a manufactured home in the past. I had a lot of questions and needed a lot of guidance. This process is very different from purchasing a traditional home. I was able to close in my current home with a notary. Was pleased with the entire process. I would recommend and refer this company.

We did not have a good experience on getting the home. We were constantly getting a runaround. They were telling us the wrong steps. He told us to send in paperwork, she told us it wasn't the right paperwork. He told us that we have to do one thing, she told us another. He told us the steps were complete, she told us another. We would call him and sometimes he wouldn't answer. On the 21st Mortgage that I have, my name is on it and my fiance's name is not on the deal. He told all the information to my fiance and didn't contact me not one time. My fiance had to tell him to contact me to update me on the information. I had to get all the information from my fiance, which wasn't fair because his name's not even on it.

21st Mortgage Corporation made my life difficult and charged me for it. Their people yelled at me and hung up the phone on me. They're very unprofessional. They cannot treat people like that regardless if they were the only loan company or not. You don't treat human beings like that. I would never deal with them if I had to. 21st already had my loan because Triad had already sold them my loan, but it had both my ex-husband's and my name on it. They wouldn't remove his name. They had me refinance, doubled my interest, and extended my loan out, on $27,000. I felt ripped off.
I had to contact them to get something going and to figure out what papers I needed. They wouldn't reach out to me for the end of it. It was ridiculous. And they kept on telling me, "We gotta send this one back because it was only good until that month, until you had your next payment." So, we had to get it refigured out. And each time, they would up my down payment. I felt I was being harassed. I received the run around and charged an exuberant amount of money on a $27,000 loan that they knew I had to get.

If you own a successful small business and have several expenses paid through the business account, do not apply with them. We have an excellent accountant, well versed in tax law and she allocates funds according to the best fit for the small business. The underwriter and credit manager refused to discuss the fact that pre-tax expenses CANNOT be posted on a 1040 because they are noted in the P & L and balance sheets along with the 1120S. The tax accountant's knowledge has helped the small business to increase capital every year while preventing the personal accounts from being pressured by business expenses. Look elsewhere if you are a successful small business owner, with exceptional credit score because they don't want your business.

Worst experience ever! I was approved and then at the very last minute declined. I was putting down 20% on a double wide mobile home, they wanted another 10k. They put me through unnecessary financial and emotional distress. Had to continuously resubmit documents. They prey on their clients. Thank God it didn’t happen. Saved me from going down a deep dark rabbit hole!

We were able to upload through the app, or a couple of things we weren't sure if that was what we needed, we just sent straight to our loan officer. And if it was what we needed, he sent it straight through to their people to look over and get updated. It was quick and simple. Once we got everything together, it was almost immediate. It was a week. The interest rates are high right now, so ours was decent. And with putting more down on our down payment, we got a lower interest rate.

We ran into some issues with some paperwork that we were missing. They were requesting a pay stub for a future date that we were not gonna have available in another two weeks. But everything else, considering it's a mortgage process and we've never done anything like it, was simple and straightforward. It was faster than I was expecting. I was buying a mobile home unit and my Realtor said to check with 21st Mortgage because they specialize in loans for mobile homes. I contacted them and had a very nice experience. We closed in less than 22 days. I did the application online and it was very easy. I had to collect some data and upload it and the rep was very sweet and nice. He responded to all of my emails very promptly and directed me to what I needed to do. It was very seamless.

Things moved seamlessly for the most part. The only objection I had was with regard to the funding. I still do not understand why we had to wait for funding after we signed everything. I am an attorney so I am familiar with the documents and it seemed a little burdensome.

Working with my lender, I was lied to on a few different occasions. 1) I wanted to put down $75,000 and I was told that I could only put down $65,000 (violation). 2. When talking with Tyler about monthly payments with 65k and 75k down he told me the interest rate would be higher with more $ down and that my monthly pmt would be more. He threw monthly payments at me that weren’t even close to the actual payment. I had a mortgage calculator in front of me. 3. I wanted to get my own homeowners insurance and I was told by Tyler that if I didn’t go with his insurance, the process would take a lot longer and delay the scheduled closing. I am reporting this because this is the worst experience and dishonesty that I have ever experienced. What happened to integrity, honesty and the Fair Lending Act?

The process for borrowing from my manufactured home was very well explain and easy to follow. Most of it was done online on their web site, but I had the help of a real agent that was always easy to reach out, either by email and/or by phone. The rates are very competitive and the payment terms are very well described.

Overall was a good experience, people at 21st Mortgage were friendly and willing to answer questions and help understand the process. Only part that I was surprised to learn was the fact of putting more down to mortgage less means a considerably higher interest rate which I understand is the way to make money back but counter productive in people getting out of debt.

I highly recommend 21st Mortgage Corporation. They did great with my mobile home and land loan. They were able to do a mortgage loan on the property whereas other mortgage companies wouldn't. I uploaded all the documents 21st Mortgage required and it was a simple process. It took 45 days, and they answered all my questions. The loan originator was very responsive to any of my questions, and he helped get the loan to go through the closing. He did well. He made sure that he approved all the documents I sent when they were required. If I had any questions or needed clarification, he was there to help me understand the whole process. It was easy.
The APR is a bit high as opposed to other companies, but that goes with the fact that there aren't any other mortgage companies that would finance the property. It's a single wide mobile home on land, so no other mortgage company would touch it. 21st Mortgage specializes in these loans, so it's understandable that there's a slightly higher interest rate.

Our real estate agent recommended that we go through 21st Mortgage because we were getting a loan for a trailer and there's not a lot of places that do loans for trailers anymore. The loan officer made things a lot easier. He was a really big help and I appreciate a lot from him. I would ask a question and he would say he'd figure it out and get back to me and he always does. But I feel like underwriting should have access to speak to people. If underwriting goes to the loan adviser and then to the customer, it creates some sort of issues sometimes and that could be a lot better.

We're here in California and the housing market is outrageous. We decided to move into a manufactured home until we were limited on who would provide financing for a manufactured home in a 55 and older community. We went online and 21st Mortgage offered us the opportunity first. On three occasions in the whole process, we had to send multiple email chains, and on two of them, we had to have our real estate agent help us because Teresa, our loan officer, was out of town. She had a planned vacation. But as soon as Teresa got back in the office, she saw the email chain and took care of everything.
The person under Teresa was not responsive to any outreach at all and that was very frustrating because we had an offer on a home and we needed to get to the next steps to where we could get the inspections. Even though we had a few things that I had sent over, the person who was supposed to be getting the information was saying I never sent it. Teresa got right on it and got it all taken care of, and sent me the updates right away. So, she was extremely knowledgeable. Even though we had some hiccups, because of her responsiveness, it allowed us to close earlier than we had expected. We were told we wouldn't close until the end of February or near the end. But from the time we started looking to where we put our offer, we were done with closing in less than 30 days.
Teresa was good. As soon as we were able to schedule an inspection, she sent me the invoice and I paid it that day. When I was struggling to get Homeowners Insurance here in California, because a lot of people are not insuring here, she was able to help us identify some potential companies alongside my real estate agent so we could get our homeowners insurance. So, we got that right away. When it came time for the appraisal, she sent me the paperwork right away and I was able to pay for it right away too. Everything was already sitting in our escrow account, ready for close.
The website was easy to navigate. I'd go in, click on the button and it would bring all the documents that were still needed. Then they would have all the ones that were received and the day they were received. I am posting so that I know exactly what I have left and when we didn't need anything else, that it was just us waiting on them to send the invoices for the inspection, they let us know to expect that any day within the next three days and that we'd probably receive the invoice for the home inspection.
Our percentage rate was a little higher than what I would have liked but I also understood because I don't have a lot of credit. I understood that we had to start at a higher rate but 21st Mortgage also let us know we could refinance in six months and bring the rate down lower. It still works with my budget though it’s a little tighter but it's not impossible. I don't have a car loan so I didn't have credit built on that. But 21st Mortgage was good about taking that into consideration and that we weren't so loaded down with debt that we wouldn't be able to make our payment. They gave us a decent rate, considering that we didn't have a super high credit score.
Our loan officer was fabulous and has built good relationships with a lot of the real estate agents. I was surprised because my real estate agent and even the person who oversees the community where we live was very familiar with our loan officer and was able to say 21st was gonna send him this once we get the final approval and it passes all the inspections and the appraisal. So that alone was a huge thing because I bought a home in the distant past and I remember nobody I dealt with knew anything about them. But this particular loan officer was amazing. And they said that they do a lot of business with 21st because 21st is one of the primary people that loans for manufactured homes.

Terrible to deal with. Bad company and will approve you then deny you. Stay away from this company. I'm in the process of filing an equal housing complaint now. They are predatory lenders and I am filing a complaint with the Governor and State Attorney General. I got my loan from another company, now it's a matter of principle. You're asking for trouble by dealing with this.

My mom wanted up going to the hospital, explain to him that I was going to be able to pay him in the next following week. He expressed concern towards my family and how they were doing. The process went faster than I thought it would. I started in January, and by February, the loan was complete. It was very easy, and I liked the fact that it updated. The loan originator, Justin, did a great job, and I liked his courteous professionalism. He walked me through the process, and if I had any questions on closing, he was very responsive. I was always kept in the loop as to what the process was, and my concerns were immediately taken care of. Typically, I got a response within a few hours. If not, the response time was never longer than 24 hours. I was very comfortable in the process, and I was very satisfied with everything. I would choose 21st Mortgage again if I needed to get a loan.

21st Mortgage Corporation was one of the places that would deal with mobile homes. We would send in paperwork, and they would ask for the same paperwork two weeks later for somebody else. We would look online, see if they accepted. But we didn't see anything else. We would get another request for the same paperwork again. It was a long process, but we made it through it. The rep was very good. We could call her. And she would find an answer for us or she had an answer for us. She was very knowledgeable. And she gave us her number right to her office, so we didn't have to go through all the channels to get there. So, that worked out well. It just seemed like it took a lot longer than it should have.

I went to the trailer park and found a trailer, and the reps sent out stuff through 21st Mortgage. I moved out of my old house on the 1st of December and I thought it was going to take two weeks. But we didn't move until the 29th. I had to do send things to see if I got approved and it seemed like a long time because we were living in a hotel. 21st Mortgage should get things done faster.

It was a very frustrating experience. Not always totally informed. Not if it was because of the realty company involved or what. Also the fact I couldn't wire the down payment added even more stress. Never heard of not being able to wire a mortgage down payment. I ended up having to run from Naples to Bradenton on a work day to get this taken care of.

Everything was good in my experience with 21st Mortgage. I'm glad to have my house financed. They helped as much as they could. Right before closing, the barn caught on fire next to the house and burst. It melted the side of the house that we were getting financed. They just needed us to fix the side of the house. We fixed the side of the house and were able to extend. They were good to work with.

Their system of doing loans is so outdated. Every time I turned around, they wanted something else. It was very stressful. I have bought several homes and have never been through what they put me through. I would not recommend anyone use this company. I do not feel they are customer friendly. They appear to be doing you a favor instead of appreciating the customer.

I called in to confirm and inform them about a payment. I was helped by Kyra **, and it was very pleasant and comfortable talking with her and making the arrangements to get my account current. Until she put her supervisor on the phone, he was very negative towards me and instead of moving forward he seemed to want to berate me about a missed payment. Didn’t see the point in rehashing that when I was calling about getting it current. It seems like all the supervisors do is attempt to find a way to threaten default or foreclosure, and make you feel worse when you’re trying to get things right. I’m not perfect and make mistakes but when I am trying to correct the mistakes don’t beat me down.

This house popped up and it's right across the street from the lake. It's about 150 square feet less but looking out, I have lots of windows in my kitchen. It's perfect and 21st Mortgage helped me get it. Applying with them was little bit more than what I expected but part of it was because I couldn't remember everything I had to fill out when I bought my previous house up in New Hampshire. Another part of the application had to be getting information from my employer about how much I made. It took two months from the very beginning until I finally closed and it was a long process. I was hoping to be in the house by Christmas time and I didn't move in until January 25th.
The closing was very odd to me and my realtor. I came down twice to see the house because it was a two-hour ride and I wasn't down here very often. After my lawyer and I filled out all the paperwork, we couldn't close because they had to send all the paperwork over to 21st Mortgage first so they could review it and then okay it. But I never met the seller or their realtor. It was all done on the internet. Then, after 21st Mortgage okayed the paperwork, the closing was also just done over the internet. The process was new to me because it was a mobile home and working a couple states away from New Hampshire down to Connecticut trying to buy a home was quite the experience in itself. But I'm overall pleased with how it went.

I got approved with 21st within 30 minutes of putting in an application and the underwriting process seemed like it went pretty well. 21st stayed on top of the process and they move pretty fast. The rep who helped me, Dylan, did an excellent job. He was ready to communicate back with me and often was available to answer my phone calls. If not, he'd get back with me in an email. The communication line was pretty much open, which was nice. Also, the terms were good based on what Dylan told me.
The online tool was easy to navigate. Every once in a while, it was pretty slow and then it would give me an option to remember my phone. But if I logged in with another device, it would kick my phone off. There are still a few kinks to work out and it becomes a bit inconvenient. Also, it'd be nice if the people filing together would be able to see both accounts. When my wife got her account set up, I couldn't see any more of her information and that was a bit frustrating without having to log into her phone.

He knew who I was every time I reached out to him. The process is super fast, easy and convenient. I dislike the normal traditional mortgage process now because that takes months, and nobody's friendly. This was a complete opposite side of that spectrum so I was pleasantly surprised.

21st Mortgage is fairly simple to work with. They had approved me for a loan even though I hadn't had debt for two years. The biggest issue I had was their hours. I work so trying to get ahold of them was a bit difficult at times but I get feedback relatively quickly. Their process was really simple. The hardest issue I had was my lady's income. They needed a recent pay stub, and the pay stub she'd gotten the week we applied for the loan, because it was a day late, didn't count. Besides that, it was easy. I did it online and over the phone. It's really nice that they're flexible in making payments for the mortgage. The percentage on the mortgage rate for interest was high compared to other places where I had gotten approved for a loan, but it's not that big of a deal.

I was previously a customer with 21st and I had no problem the first time I used them. This time, I thought it was gonna be a smooth process, but it was very much not. It was a mess. My whole process should have been completed by December but we did not complete it until the end of January. Every single time I provided the rep with the paperwork that he requested, he would turn around and ask me for the paperwork again and I would resend him emails that I had previously sent. Also, he was not returning phone calls from the estate lawyer. If I had another option for a mortgage company, I would have chosen it but it is not easy to get a mobile home mortgage company.

Getting a mortgage was easy. The application was online, and everything was very easily accessible. For closing, 21st Mortgage printed everything out, and I signed everything that way. They're based in Tennessee, so they had to ship it overnight, but everything was online. The contract was 40 pages, and I had plenty of time to read through it prior to closing. That was great. Also, they were cheaper than any of the other mortgage companies I was considering.
I had some personal financial issues, and 21st Mortgage really took the time and worked me through those. My mortgage guy, Adam, was fantastic. I probably annoyed the crap out of him with how many times I asked him questions, but he answered everything and worked through absolutely all of the issues that I had. Usually, Adam would only take a day to get back to me on emails, but any time I had a question that I didn't wanna wait for a response over email, I would just give him a call and talk to him. Overall, I would tell people that I would definitely go with 21st and recommend Adam to them. I would not have been able to do it without him, and if there's any way to personally thank him and his team, that'd be great.

I did everything myself and the process was still easy. Most of it was done over email. They sent me an email with what they needed, and I sent it to them. There was a list and they marked off what I got done. If it was not what they needed, or if I filled out a form wrong, they would say, “Hey, refill out that form.” I would do it and send it back to them. The reps were knowledgeable and helpful people, and the process was quick. We did it in four weeks. At the start of it, for two weeks, I couldn't get ahold of my loan officer, then after some period of time, it was easy to get ahold of them. Overall, 21st Mortgage is easy to work with.

From the beginning, obtaining my mortgage took 20 days. It was quick and easy. It only took longer because I took a week to get some paperwork in. It could have been faster. Also, Drew was amazing. I liked his open communication. He kept me up to date with everything, and answered all questions quickly. However, the annual interest rate is a little pricey. It scared me a bit, but I believe I would be able to refinance, so that was what got me, ”Okay. It's fine.” It was a good experience and I would recommend 21st Mortgage Corporation.

21st Mortgage Corporation did loans on mobile homes. However, it was a slow process. The real estate agent I had couldn't believe how long it took. Months! I got perfect credit. I finally got it, but I could have lost the place with waiting. I started the process of buying it in July, and it didn't close until January 1st. I'll never do it again.
It was, “You're pre-approved.” I signed the contract, we kept calling, and the lady I working with at 21st said, “We're still waiting for the seller to send us this and that.” We happened to know the seller, and they said, “I sent it to her.” I was already in there, but we called and said, “What's going on?” They were waiting for the title company to send them something, but the title company said, “They got the money funded.” It was funded from 21st. But this lady at 21st said no.
I also said, “I thought I was supposed to start paying house payment.” It was October. She said, “No, we're still waiting.” Hung up. November came. “What is going on?” No calling me and telling me what was going on. I had to call them. The real estate agent said, “I got paid for selling the place." I don't know when the seller got their money. Either October or January, but we were told differently by the real estate guy. So to this day, I don't know what's going on. 21st Mortgage takes money out of my bank account for the payment, but other than that, I'm done with them.

21st Mortgage had a lot of paperwork they needed, and they had me fill out a bunch of stuff. Most of it was online. I had to make a lot of calls to 21st Mortgage with issues regarding the paperwork, and they weren't very clear on their instructions. The application took a little over a month. They tried their best with trying to get it closed. There was someone I was in contact with that didn't always answer the phone, even though it was within business hours. If you don't get in contact with your contact, they'll just take a message and say that they'll call you back, but they won't. You just have to keep calling. Once you do get ahold of them, they're helpful.
The day when I was supposed to move in, they said that it would take another three days. I was already moving out of my other place, so I was just sitting there, not really able to do anything. But the rep was very helpful and he was able to get it closed within a day. So, that was good at least. 21st Mortgage has a very high interest rate for a very low loan. They're charging me 11% interest, which I find to be ridiculous. Out of my payment, $700 goes to interest and only about 70 goes to the actual principal. So, I find myself making a lot of principal-only payments to try to mitigate the interest because I don't believe anyone else charges 11%.

The rep really helped and understood that this is our, my husband and I, first time buying a home. So he came at us, not treating us like we were stupid. He came at us with respect and helpful knowledge on the process, and step-by-step, calming any kind of nerves we had along the way. He gave us good solid recommendations on how to handle our mortgage and our homeowners insurance. The application process was fairly straightforward. There was a lot of information that you're putting into one place all at once. So it was overwhelming. But so is any application for big money stuff. It reminded me of applying for student loans. But the rep was there every step of the way. If I had a question, I could reach out to him with no problem.
I also reached out to him for stuff that wasn't technically his responsibility. But he was able to direct me to whose responsibility that was with. If he had a problem with it, I had no idea. The whole process with him was very kind and respectful. There were times that I called him and I was really stressed out but he kept me calm the whole time. The only thing to improve was being more available for calling rather than just email communication.

21st Mortgage was the only one I could find that would finance on a trailer. The process took seven months. Yeah. Every time I did something, there was something else that needed to be done and something else that wasn't done right. Uploading documents was a pain, too, because I would use the website and I go to print and then nothing would print. I'd have to get ahold of the agent. He'd have to send me a drive in an email. Once I got that, then I could do the printing. But as far as printing stuff off the website, I couldn't. After a while, it got to be frustrating, especially with all the little bitty stuff that needed to be done that wasn't done correctly. Sometimes I'd call up and couldn't get ahold of anybody. I'd leave a message and they wouldn't get back to me for a couple of days, but I'm in Idaho and they're in Kentucky.
One thing I didn't like about it was the interest rate but I was roped into it. I had to sell my house to buy my dad's place. At the time I sold my house, I was only paying 5.6% interest rate. Now, I'm paying almost 9%. My dad's place is a trailer. It's on almost an acre of land. It's not on a permanent foundation. So, I had to go this route. There's no other way I could do it as far as getting a loan on it. In Idaho, a trailer does not have to be titled at when it is designated real property. Our biggest hang-up was they wanted the title. My dad paid cash for the place. He never got a title. There was never a title on it. They're listed as a title and that was the biggest hang-up, finally, getting a title for this thing and getting it to 21st Mortgage.

21st Mortgage Corporation had much fewer restrictions on their loan program. And it was easier to deal with them than the prior company that I had originally gone with. I did the online application, which for some people is probably easy. For me, those are painful. But getting the documentation to them was easy. I would and have recommended them to several people even though it has only been a month since we’ve closed. And I recommend the rep particularly. There were a couple of things that I was less than excited about, but that was more of the way the company has been structured than him personally.
I would keep getting status emails, which is good, but they would keep asking for documents that I already uploaded. But the reason they asked for them because even though they had them, they haaven't reviewed them. That went on for a couple of weeks. It was frustrating. Is this serious this time? Do they actually need it? Is there something wrong with it? Have they still not looked at it? If they changed it to where it said, “Received, awaiting review,” put that on there. That would be awesome.
I'm happy with technology from 1980. If I could walk into an office, and sit down and talk with people and do everything in person, that would be preferable. But I realize that most people don't feel that way. I had to get my son to help me a couple of times with things. But that's completely the technology is not my friend thing. Other than my own limitations on that, they were good to work with.
One employee is one of those that gets things when they come in. She works on her email inbox. First in is the first one she would work on, which if everything is equal, that's fine. But when you have something that's supposed to close in four days versus something that's supposed to close in two weeks, maybe you work on the one that's supposed to close in four days. Our closing wound up getting pushed back because she took a week almost to even look at something she was supposed to do. It wound up getting done. But it was very frustrating. At the same time, I started with a different mortgage company. And I switched to them three weeks before closing. So that we only got pushed back five days was good because most of the companies want five or six weeks to do everything.
The reason I had a difficult time was because the property I bought had a mobile home from 1975. Apparently, HUD did something in 1976, put in some new guidelines so almost no lender would finance anything before 1976. I found one that would do it, but they wanted 30% down and their interest rate was would be 10%. That's a lot. I could do it. But I would have nothing left, which is foolish.
21st Mortgage wound up with whatever down payment I wanted to put. If I wanted to put nothing down, they would do it. They didn't care how old the mobile home. It needed to be in good livable condition, which it was. The lady was meticulous taking care of it. They even used the appraisal from the first mortgage company because it was done two days before I switched. So, I didn't have to do another appraisal. They were wonderful. Call the company. They're good to work with. It helped me get the house that I was buying. I would give you the phone number for the guy that I worked with.

The online process was really quick and simple to follow through with. My loan officer, Adam, was really knowledgeable of the process and supportive throughout looking for that home and doing what was needed to secure the financing. It seemed like he genuinely cared and wanted to do everything that he could do to help me or guide me through the process. The application process was really simple and straightforward. It was really clear on what was needed. I got a response really quickly. Originally, I had a co-applicant with me, and when I needed to correct that, Adam let me know in a timely fashion and I was able to redo it the right way. I enjoyed my experience.

The way my purchase was set up was it wasn't an owned piece of property. It's in a community where the land is not part of the house and 21st is one of the few people that handle that. I didn't think I was even gonna qualify but I did. There's a lot of steps to the process and it went down in about 30 days. The one thing that was difficult was Realtors wouldn't let me back into the house until 21st did their appraisal. But Katherine who handled it for 21st Mortgage did an excellent job. I was surprised when it all came through and we're quite happy with it. The rate and terms were fair. It's not on an owned piece of property and it's similar to what the market is. Also, we did some negotiations at the end. When I made that offer, the appraisal came in lower than the offering price and that got everybody all messed up. I said I'd pay it and then, when we did the adjustment, she came down 2,500 bucks and we split the difference. It was 1,250 but it made a $40,000 difference in the payback because it was smaller.

I called for extension for the first time and they said no so rudely & had nerve to ask personal stuff about me saying what do I eat, what did I spend with my money, who lives with me, how much my checks are. It’s NONE your business about what I do with my money or personal life. They also said so rudely to go work for Uber or DoorDash as side job. The rep was yelling at me saying why I don’t answer the phone. They call me day night with emails/calls 4 times a day. If you ever get this mortgage company DON'T ACCEPT IT. They should not be in business. Worst CUSTOMER SERVICE EVER WITH RUDE REPS.

It was a lot of paperwork and took a bit longer because I was not used to buying a mobile home. I'm used to regular mortgages. But everything was good. My mother owns her house and she took out an equity loan. But everything that she has is paid off. She doesn't have credit cards. So, I signed for a loan for her. We had to go through the process of proving to 21st Mortgage Corporation that it was her loan, I just signed for her and I didn't pay the loan. That part was the irritating part of it. I had all the stuff done, but that part of it was irritating. That process was what took the longest.
It took a while to get everything gathered correctly because I wrote a letter, I had to rewrite it, and I had to get the right paperwork. Other than that, I'm sure it would have been much smoother. The person I had was very good about it. We weren't sure how to go about it, but we figured it out. Everything was well-organized, which helped. If our rep couldn't answer the phone then, she called me back. My questions were answered quickly or I would send an email.

The refi with 21st Mortgage was super easy. I enjoyed dealing with Trevor because he spoke in my terms. He listened and any time there was a question, he immediately got right back to me. He did an outstanding job of customer service. I was in the car business most of my life and not everybody are good people person, and he definitely is. That made a huge difference in my experience and my stress levels with having to go through the process. Having a manufactured home, I'm happy with the rates. You're not gonna get the same rates you would if it was a thick house and if I owned the actual property. I was able to download my information, and they were very rapid in responding and showing what they received and what possibly I had made mistakes on or what needed additional information. They were outstanding.

21st Mortgage put me in their system. I had to upload documents and since I'm older, I'm not 100% savvy with the computer. So, I had a little bit of a hiccup when I first was uploading, reading, and getting to the documents that were already uploaded. The application was given to me through the email and I had to fill it out then send it back to them. The representative always called me either the same day or the next day. She also gave me her name and extension. She almost always answered her phone, so I had a very good experience with that.
I also had a very good realtor that helped me with everything. She was amazing and she knew her way around everything. She helped me with the application and the website. She was available to me and she was friendly. She answered all my questions and if she didn't know the answer, she found it. She recommended that I get insurance for the appliances, which helped me a lot because when I moved in, the dishwasher was broken and the clothes washer was leaking. So, this insurance will replace both items for free and I only pay 200 a year for it.
21st Mortgage helped me get a house, which is a huge impact, and now, I'm much more comfortable than living in apartments. There's much more space in the house. And if I have a problem, I can contact them. I would tell my friends that 21st Mortgage is fast to get back to you, but they should have the realtor help them because applications for homes are very complicated. So, if they have a good realtor like I had, they will be able to get through the process, especially someone who's never had a house before.

The application and underwriting process at 21st Mortgage took about four months. It could've been a little bit faster and they could've been more communicative. They could've paid attention and not told me the same thing over and over again and me having a call to find out to get told the same thing. I sent documents in and they said that they needed the documents but they didn't look at them and I told them I'd already sent them. They were having to reprocess that. It was just things that kept taking longer on their end. They got frustrated because I called all the time just checking to see how the process went.

I chose 21st because they became highly recommended by everybody and my experience was as wonderful as everybody else's. They made the process so easy. I am a first-time home buyer and I was so scared that I won't qualify. The first thing they did was qualify me and they said what I qualify for. It was way more than I expected. Then, they said for us to talk about financial counseling if I need it so that I don't spend more than I should. I thought it was wonderful. They really took care of me every step of the way and they explained everything like a non-financial person can understand it. They didn't make me feel stupid about it.
Their website is automated and the statuses are updated constantly so if I felt any anxiety that I didn't do something right, I could check. There didn't have to be somebody 8:00 to 5:00. You can check any time and see all your documents. But if I called and the lady that I needed to talk to was busy, they would have somebody else help me or explain that the first lady would be calling me back and she always did. It's not like I have to go on hold for three hours and wait. I felt like I had a great company backing me and I'm looking forward to working with them for the next 300 payments.

21st Mortgage has a flexible down payment. However, this is my fifth property mortgage and it took way longer than other times. During a typical mortgage they send out a list of demands. Everybody works together to complete those demands. Instead of that, 21st Mortgage is more like a checklist. "We got this. All right, now, we need this." And we gotta wait a week. They get back, check. "All right, now, we need this." And we gotta wait a week. At the same time that we could obtain what they need, we could obtain the next thing on the checklist and get two things knocked out at once. Instead, it was getting one thing and moving on to the next thing. It took forever. I applied in September and I was able to move in the last week of November. Beyond the length of the process, I was completely satisfied with everything else. They answered every question I had. Jonathan, our rep, was great. He did everything he could to help me.
My first house payment was due on the 1st January. I had gotten a letter in the mail with my loan number to be able to pay it online the week of Christmas. I assumed that they were off that Friday and Monday for Christmas. I was gonna wait until that following Friday to pay it online. But on the 2nd, they called me and asked me why I was late. I said, "I don't even consider a day late being late in my mind. I apologize if you did." They got an attitude and I was taken aback about it so much that I ended up having to hang up on them. They kept asking the same question over and over again and we weren't getting anywhere.

Obtaining the mortgage with 21st Mortgage was simple. A lot of things were digital and electronic, which was nice. Uploading the documents was a little glitchy though. Sometimes, it wouldn’t upload so I’d have to email them. Otherwise, it was not terrible. The application and underwriting process was relatively quick. The experience is what it is but I'm not too happy with the laws and regulations or the way that 21st Mortgage runs credit reports and calculates the credit. They take advantage of people. I have almost an 800-credit score and yet they said my credit wasn't good enough and that I had to have a 12% rate. I couldn't get real clarification. While the process and the communication were fine, I was very disappointed in their calculations and the way that they considered credit scores and income-to-debt ratio. Thankfully, this is only temporary for me. I'll be paying off the loan here very soon so I don't have to worry about it.

I had never bought a home of my own so I was new to all of it, but my husband had. There was a lot to fill out more than I thought we'd ever have to, but 21st Mortgage walked us through it really nicely and everything worked out fine. The rep who works there, Ryan, was always polite and nice to work with. I had his number and he told me I could call any time if I had questions or concerns. I called him quite often with things.
We were really satisfied with 21st Mortgage, but there was one thing that could be improved, and it wasn't with Ryan. It was another guy. Our title company had a girl that worked there at one point and she had an email address, but she moved away and hadn't worked for our title company for three months. The title company didn't use her email anymore, but this guy, through some of the process, was sending an email to that girl. Even till the end, this one guy was still sending emails to this girl. It was a process to try to get that cleared up, but after we got everything squared away, it was fine. If someone's buying a trailer, 21st Mortgage is definitely the people to go with.

I found out about 21st through the trailer court I was trying to buy a house from. They help with people with low credit so I went with them and it worked out. But there was a lot of paperwork, back and forth stuff being the middleman between the seller and 21st Mortgage, and people not being at work and waiting a weekend to get things figured out. It took about two and a half months to get everything finished.
They could improve the way they do the paperwork and the ordering process when they want the paperwork. They should probably do the appraisal first before they get an offer on the house because we had to change the purchase agreement multiple times. I got approved for the loan and then they wanted 10% down. Then, they turned it 20% down when we changed it, even when we went lower. We had to change a lot of the purchasing agreement papers three times. Other than that, they worked well with me. They tried to get everything done accordingly when they needed it done.

I was purchasing a home. I didn't have much option and I did need something for a manufactured home, which, in turn, not all lenders offer. I did need something that would follow those guidelines, and 21st Mortgage was one of the first people that came up. I did a conventional loan, and the process wasn't bad. Majority of it was through email. Some phone calls were involved between me and my loan officer. I would hope for it to be more personalized or if there was a local office I could go to sometimes. I don't require meeting people all the time, but that would help the experience for me personally, too.
My loan officer handled everything really well. It was Jonathan. He was never bothered by any of my questions. He is really good. Even his assistant, Tyler, did really well with responding to me when Jonathan was out of office. I'm sure they're busy. It can take maybe a day or two to get a response from somebody, which I completely understand. They were still really attentive and helped me with what I needed. The only thing that was a little bit negative about it was it was like four months worth of stuff, but everything was smooth and got taken care of.
21st Mortgage did really well. You should try to get your paperwork in as soon as you can to speed up the process because that can hinder a little thing. The APR is not great, but that's not something I can really give judgment for considering the market that we're in. It is what it is right now. So, I'm thinking to refinance later on. As far as using their website, it was really easy and the uploading of documents was simplistic. When I would upload, and maybe something was a little off or wrong, I don't think it was in-depth as it could have been.

The application to closing with 21st Mortgage was very easy. I planned finding them because they were the only people I could find that was financing a modular-type home. The guy I was dealing with was great. He constantly was calling me. Some of the times he would send me something and it didn't come to my mailbox, it went to the junk mail. So, he would always let me know he sent me something so I knew to check in my junk mail for it. Between him and my Realtor guy, it was a very easy and pleasant experience.
We were waiting on the appraiser. The company dragged their feet getting out there and look at it. So, we waited like two weeks for them. It would have been a quicker process. 21st Mortgage said the company would do it and the company called me and said, "Okay, we got a order for this that is gonna be this much money." I said, "Okay. Well, we're not ready for the money until this." It didn't happen. 21st called me and I said, "I'm waiting on them." So, I called them again. They still weren't ready. They called me again, and I said, "It's this company, it's not me." Finally, on a Friday, they called me and said, "Okay, we're ready for your payment." So, I made the payment and then they went out and did it that Friday. I'm guessing they might have just been so busy, but I can't understand why they couldn't take the payment in advance.

It was very stressful, not getting answers having to call or email multiple times. On my 1st attempt to get a mobile home, the team didn't realize they had an issue with the park where the house was located. I was notified about this after I had paid for inspection, appraisal, the park application fees. And then I was told about an issue, where I had to come up with at least 30% of the down payment. Needless to say I lost all the money for an error, they should have seen at the beginning of the application.

21st provided me with my first mortgage ever, when others wouldn’t bother. Their capacity to handle highly unique situations; like both my mother and I having VA loan benefits; yet no way to use either of them on a manufactured home. Two people of moral value, but without a shot at a dozen banks. All out of luck we figured it wasn’t meant to be, but 21st (Tyler certainly comes to mind), made it happen anyway. Even now, 2 years later, they treat me so well; even when I’m late and they have to reach out, it’s just to check in, let me know it’s not a biggie; what can we do to make the month easier and catch back up?
As a fellow business owner, it’s almost emotional to realize how rarely I get asked that. It can be enough to renew the very drive that accomplishes the reason for the call. Now I’ve more than caught up, and seasonally it ebbs and flows; yet they still act just like they always have: like a real provider of services, honest about the limits, and never as an adversary. My husband and I did a long application with 21st Mortgage. We got assigned to a gentleman named Tyler. He was very responsive. 21st Mortgage has an online portal where you would send information to. After you uploaded the document to the online portal, it would take a few days for them to approve the document. There was a lot of paperwork requirements. We would get through the process about a month in then they would want additional documentation or it has taken so long for them to do the process that we would have to get them documentation that we had already provided. It wasn't a bad process as far as dealing with our loan officer. But 21st Mortgage as a whole was extremely slow processing the mortgage. I'm a real estate investor so I deal with mortgage companies often. 21st Mortgage is by far the slowest that I've dealt with.
Whenever they did the appraisal, the comps that they pulled for the property were not accurate. We had completely redone everything in the property so it was a brand new property as far as materials. That went everything from the roof to the siding, to the windows, to the wood, to the floor joints. But the comps that they used did not reflect newer builds. The mobile home we have is a '98 so they went based on other mobile homes that were in the 90s that had never been updated. If we would have went and bought this mobile home off the lot, it would have been $100,000. But because it was a mobile home, they did not take into account the upgrades that were made. They gave us value based on what it looked like originally and if it had been sitting since '96 the same way. That's not how it looks now.
They even had an appraiser come out and take pictures. But that didn't seem to matter. The appraisal came in lower than it should have, and they raised our mortgage rate significantly at the very end of the process which also raised our payment. I wasn't happy with that. We were three months into the process at that point so it was not like we were gonna start over with another mortgage company. If we would have known their appraisal process from the beginning and how they would have reached their comps, I wouldn't have went with them.

We had to get a lot of paperwork for 21st Mortgage, which was a hassle. Then they required a huge down payment, which took us a while to obtain as well. We put an offer on the house in July, and we closed late November. Whenever our loan officer was in the office, which was very rare, he would eventually call us and wasn't very helpful on the phone calls either. There were factors that were out of his control, which we do not fault him for at all. But for the first-time home buyers that we were, he could have met with us on a phone call and it would have been a little bit nicer. Every time we would think we'd have all of our paperwork turned in that he needed, there was always something else out of nowhere that we had to obtain, and it was quite a headache.

We ended up buying a manufactured home. There are not many companies that provide manufactured home loans. 21st Mortgage wasn't the only company we worked with, but they were definitely the most painless. The process was easy. It was a very automated process. It was very clear on what I needed to provide at each step. They had a pre-approval that we went through and filled out. Then we connected with a loan officer who was very helpful and helped us through all of the steps between getting the approval figured out, getting any of that updated, and then all of the closing steps. We filed for pre-approval in September. And we closed on our house in November. So, it was quick. Partially, there was a delay because the original house we were looking at, we didn't end up wanting it after touring it. There was a little bit of delay when we found another house that we were very interested in.

It's not really great right now and I'm extremely annoyed. I pay extra to pay for my home insurance but my home insurance isn't getting paid because it's supposed to be paid in a lump sum. I called three days ago about money missing from my account randomly and then I was told two days ago that somebody would get everything situated with my home insurance and my mortgage and that I wouldn't have to worry about doing anything. Here I am two days later having to call everybody back because understood or did their thing.

The application process with 21st Mortgage was very long. It was very inconvenient. They were very thorough, but every time they said they were good, they needed more information from me or the buyer. It stretched out almost two months. I had to pay more rent where I was staying. I expressed my displeasure. I also got a phone call from the guy that was handling my case asking if I was still needing the loan. It is a mobile home, so it's a very high percentage rate. We can pay it off early without any fees. That was the plan to pay off. Otherwise, this $40,000-some home will cost $100,000-some. I would not recommend 21st Mortgage again. If I had to buy another house, I would not use them.

Starting the process with this organization was extremely easy and pleasant. Once we were waiting for the BPO, that's when everything went downhill. I realize that they used a secondary company for the BPO but I feel they should have pushed a little more that they did to get someone working on this. We had a contract date that was two weeks longer than needed and had to go one week past that date. This ended up costing me extra money to extend. Then to caps things off the money for the close was not sent on time and I had to sit at the title company all day until things were resolved. The communication between departments at this company was very lacking. I had high hopes that were quickly dashed. If I would not have been so deep into the loan process I would have walked away.

I was gonna buy a brand-new home and then I found an existing home already set up and I bought it instead. When I found that home, I was already pre-approved with 21st for the existing home so I called them and asked them if I could do that and they said, "Yes." It was fantastic with the reps I worked with. Every time I talk to them, they were more than willing to help and they were patient.
My experience with 21st was real good until they locked me out of their website because I'm not a techie and I made a boo-boo the first time I tried to make an online payment. That's the dumbest thing I've ever heard of in my ever born days to life. I can't do payments online for 90 days. I called and was explained that's the policy. The rep said I can call in and make payments and I guess that's what I'll do. He said I can have it mailed as well but I'm an over-the-road truck driver and I like to make sure my stuff's paid because I'm not at home to get my mail.

We're in two different states and hours apart but the rep with 21st Mortgage worked very well with us. We had wait a little bit because our communication was different areas and they couldn't just make an appointment and go in but other than that, everything was done pretty fast and smoothly.

The loan officer that was helping me wasn't helping me at all. I had a terrible experience. The whole process took nearly two months. It was about four weeks longer than she first told me that it would take. But I got all the paperwork together quickly. Half of the time, I was in the dark. When stuff should have been sent in or processed, the loan officer never did it. When I was wondering what stage of the process, I called her and asked her where I gotta send documents versus her asking me or telling me I needed to get things. I was doing her job for her. Every time I called her, she wouldn't answer. When she did, there would always be some attitude like she did not wanna work with me. I'm trying to refinance out of it as soon as I can just so I don't have to deal with 21st Mortgage because of her.

I got with a Realtor, then the Realtor told me about 21st Mortgage. I contacted 21st Mortgage and they put me on this online portal and walked me through the steps of how to obtain the home. I went through it step-by-step. The only thing I had a problem with was we had to have somebody come inspect the home before I could make the purchase, and the appraiser that was used for the home was really slow. They were really slow in answering things too. Other than that, I had a great experience with 21st.

The loan officer, Kayla, was willing to help, and she was able to thoroughly answer every question we had. 21st sent us an email with everything we needed on the list and the seller, everything he needed on the list. It was laid out for us when 21st sent us the email, and it was a smooth process. We uploaded the documents online, and it was easy. I would recommend 21st Mortgage to someone looking for any mortgage or at any manufactured homes.

I needed to find a mortgage company that would finance a mobile home. I looked at a couple of different ones and they weren't willing to work with the specific mobile home court that I'm in. I went with 21s Mortgage and the process was easy. I filled out the paperwork and submitted the required information. It went smoothly. I found the house on September 14th and I was closed by October 16th.
21st Mortgage's actual customer service such as reaching out and staying in communication was done over the internet. It was a very cold experience. Questions were all done through email. I'm more of a phone person and emails are very impersonal to me. There was a rep named Trevor, who I worked with, and he was okay. He was doing his job but didn't go above and beyond. I like people to actually give me feedback, "Hey, I got your documents. I didn't get your documents. We need this. We need that. Everything's good to go." I would have to reach out to 21st Mortgage to make sure. I was doing the process from outside the country as I was living in Mexico. That aside, 21st Mortgage got me out of Mexico and back into the US and into a home.

Service with them was quick at first but it slowed down. The paperwork got messed up. It was my fault because they were sending me things on the internet, and I didn't even have it set up yet. But when I finally got it set up, everything went pretty smoothly. I enjoyed talking to my rep Joy. She was great and her colleagues were too when she went on vacation.

I did a standard mortgage. It's actually a better deal for me to have it, besides the fact that it's boosting my own credit instead of somebody else's now. It actually lowered my payment by 120 bucks. Also, I can use my insurance now, so that's cool. I love it.

I applied everything online and it was done very quickly. Adam was the guiding light from their company. He was always ready to answer my questions and he would always communicate back. If I called him on the phone, he would answer right away. If I left a voicemail, he would call back. If I sent an email, I would always get an email within 24 hours. But it could have been smoother between the underwriter and him. They had me jump through hoops. The underwriter made me buy a stove and show I had a receipt for that. They required for there to be a stove in place before they considered underwriting.

21st Mortgage communicated a lot. There was nothing ever that I felt uncomfortable about. If I did have questions, it was easy to call and get the answers from them. I didn't necessarily need my actual person I was working with. I could ask anyone in the office and they were all knowledgeable. So, I had a really good experience with them. As far as the application to closing, everything went really fast. The only thing that really took a long time was the appraiser. It took like two and a half weeks. Other than that, everything took about 30 days. The overall mortgage process was really good. If I ever have to purchase something in the future, I would go with them because they were very thorough.

I did a loan for a mobile home with 21st Mortgage. The experience was wonderful from beginning to end. The rep was good to work with, in and out, the whole way through. He answered every question I asked without delay and pretty much got me the answers I wanted. He knew his job. Also, their app was giving me information on what I still needed to accomplish. They sent me a link and I was able to do everything there. That was easy and I'm not really technologically savvy. On the whole, I'm very comfortable with the rates and terms I got. Payment-wise, it's direct bill pay so that's easy.

We had a couple of hiccups with 21st Mortgage Corporation, but overall the process was good. From application to underwriting, it took seven weeks. The application online was pretty easy and the rep we had worked really well with us. He also answered all our questions. But a little more communication would have been helpful because at the last minute, we were told that we needed a certain document that we really didn't know about before, which held things up.

It's too much to type. It was the most stressful horrible home buying experience I have ever had in my life. No one ever seemed to know what was going on or could answer a question with an answer that made sense. The automated email system is horrific. It kept asking me over and over and over again for paperwork and info that had already been provided. Because of the sheer incompetence of the people I was dealing with this process took way longer than it should have. I only wish I could have given you less than one star. 21st was the only lender that would finance my property because it was a manufactured home that had been moved. Most lenders don't touch that, but 21st was able to work with that. Everyone that I've talked to at 21st has been very responsive and pretty easy to work with. Ryan was the originator of our loan and any time we had a question, it was pretty easy to go to him and then he would either find out for us or point us in the direction, of whatever needed to be done. My previous lender was Rocket Mortgage and I liked their online process a little bit more. 21st can definitely update the user interface of their website.

Everybody was very good at making sure I understood what we were doing. I worked with Taylor and he was always very patient. I would always be like, "Oh, I don't understand." and he says, "No problem, Betty. I'm gonna explain it to you." He was very thorough. If he wasn't available, their team would do their best to answer my questions. Even when I was frustrated with the process, everybody genuinely tried to help. The rate was a little on the high side but it is what it is. Not many companies give mobile home mortgages. Give them a shot. I recommend them.

The application was relatively easy, but getting it approved was a nightmare. It took about two months from when I put in my offer to when I finally closed. I told 21st Mortgage upfront I'm a teacher. I left one state to come back to California. They said, "We can't give you a loan because you don't have a job." They had a hard time figuring out what a contract was and how I was getting paid from my last job until August 15th and I started getting paid at my new job August 31st, which was actually earlier than that because the 31st was on a weekend. My loan officer was also gone for an extended period a couple of different times, and I had to have my Realtor, Brandy, contact 21st Mortgage. It's not part of her job to be writing them a lot, "What are you guys doing?"
I got several emails and phone calls about my late payment too. I called 21st Mortgage and told the lady that I finally talked to, "This will not be a pleasant phone call and I apologize because it's not you personally, but your company has no clue what they're doing." I set up auto withdrawal and they messed that up. The lady said, "We've printed you a booklet." I said, "Where is said booklet?" "It hasn't been mailed to you yet." I said, "If you don't have a booklet to me, I don't know how I could be on time, especially when I set up auto withdrawal." When they do not have things in order, that is not a problem on my part. I try to be patient and I told the lady afterwards, "I'm sorry for unloading on you. I've spent all day and the number I was supposed to call back has been busy every single time I've called," which was 11 times in a row.
Now, I've got to arrange online to get this paid. I work 60 to 70 hours a week, and I have an hour and 15 minutes to get all of my lessons ready for the entire week. The school I work at is a disaster and 21st Mortgage doesn't quite get why I don't have a million hours free. Plus, they're in Tennessee and I'm in California. By the time I'm done, they're closed for the day. All in all, I have zero nice things to say about this company. It's been a train wreck from the moment I started working with them. I told Brandy, and she apologized. She's used 21st Mortgage a couple of times before, and she said she's never seen anything happen like this with them.

The process was all online and it was easy to get the documentation to 21st Mortgage, but it was time-consuming having to do it all ourselves. We had to hurry up and wait, but it took three months to get the loan all put together and done. The rate and terms weren't the best as well, especially the loan origination fee. It cost me a little extra. I read reviews and almost everybody said the origination fee was 1%. Mine was a little over 3%. I brought it up and never heard a word back from 21st Mortgage about it. Other than that, the rep I dealt was awesome. She kept me in touch on everything that was going on, and when I contacted her, she immediately got back to me. I used to be a loan officer 20 years ago, and I passed 21st Mortgage's info on to my friends that are loan officers always looking for mobile home loans for customers.

21st Mortgage was extremely unorganized and I’m sure didn’t even review the documents provided. They kept asking for the same thing repeated, called and asked me a question about a couple of liabilities, took forever, didn’t answer my calls and then denied the loan stating it was due to high debt to income ratio but had they actually took the time to look at the documentation provided, they wouldn’t have sent a denial. I called Cliff the so called Manager to discuss but never heard back from him either. If you don’t have to use this lender, save yourself the heartache and pain and go somewhere else. 21st Mortgage should be your last lending option when you can’t go somewhere else for a loan.

We used 21st Mortgage on another loan that we had and we chose to go through them again. We did a mortgage loan to mortgage a home. We applied online and worked back and forth with an agent. It was a long, drawn-out deal because we had to do a lot of steps, but the turnaround on each thing that we were to do was timely. We were satisfied with it. The only thing is when I would call in for an agent with the loan officer that was over it, there would be times I needed to ask her questions or to submit something to her directly. My agent, Lindsay, was wonderful. She helped us every step of the way. It's just it was hard getting through to her sometimes and when we would get other people, it was like a call center type deal. I didn't like that part about it. We would like it to be a little bit more personable.
21st Mortgage were with us every step of the way. They would tell us what they needed, we would do the footwork, and get paperwork submitted. We were impressed with our agent's knowledge of things. She stayed on top of things, would follow up on things, and she stayed on top of it until everything was submitted properly and done correctly on our behalf. I was very comfortable. 21st Mortgage is really excellent and easy to work with other than the call center-type environment. I use their website all the time to pay our bills and stuff. It's very user-friendly.

Getting a loan with 21st Mortgage was a long process. There were a couple of moments where we were trying to get our stuff in and when we got them in, it seemed like there were more and more things to submit. It felt like it was never going to end, but they were helpful through every question I had. My rep had an answer for everything and she always helped out with anything I needed. I was comfortable with her and the whole process took two months. The rate I got was also pretty good.
