    Everybody was very good at making sure I understood what we were doing. I worked with Taylor and he was always very patient. I would always be like, "Oh, I don't understand." and he says, "No problem, Betty. I'm gonna explain it to you." He was very thorough. If he wasn't available, their team would do their best to answer my questions. Even when I was frustrated with the process, everybody genuinely tried to help. The rate was a little on the high side but it is what it is. Not many companies give mobile home mortgages. Give them a shot. I recommend them.

    The application was relatively easy, but getting it approved was a nightmare. It took about two months from when I put in my offer to when I finally closed. I told 21st Mortgage upfront I'm a teacher. I left one state to come back to California. They said, "We can't give you a loan because you don't have a job." They had a hard time figuring out what a contract was and how I was getting paid from my last job until August 15th and I started getting paid at my new job August 31st, which was actually earlier than that because the 31st was on a weekend. My loan officer was also gone for an extended period a couple of different times, and I had to have my Realtor, Brandy, contact 21st Mortgage. It's not part of her job to be writing them a lot, "What are you guys doing?"

    I got several emails and phone calls about my late payment too. I called 21st Mortgage and told the lady that I finally talked to, "This will not be a pleasant phone call and I apologize because it's not you personally, but your company has no clue what they're doing." I set up auto withdrawal and they messed that up. The lady said, "We've printed you a booklet." I said, "Where is said booklet?" "It hasn't been mailed to you yet." I said, "If you don't have a booklet to me, I don't know how I could be on time, especially when I set up auto withdrawal." When they do not have things in order, that is not a problem on my part. I try to be patient and I told the lady afterwards, "I'm sorry for unloading on you. I've spent all day and the number I was supposed to call back has been busy every single time I've called," which was 11 times in a row.

    Now, I've got to arrange online to get this paid. I work 60 to 70 hours a week, and I have an hour and 15 minutes to get all of my lessons ready for the entire week. The school I work at is a disaster and 21st Mortgage doesn't quite get why I don't have a million hours free. Plus, they're in Tennessee and I'm in California. By the time I'm done, they're closed for the day. All in all, I have zero nice things to say about this company. It's been a train wreck from the moment I started working with them. I told Brandy, and she apologized. She's used 21st Mortgage a couple of times before, and she said she's never seen anything happen like this with them.

    The process was all online and it was easy to get the documentation to 21st Mortgage, but it was time-consuming having to do it all ourselves. We had to hurry up and wait, but it took three months to get the loan all put together and done. The rate and terms weren't the best as well, especially the loan origination fee. It cost me a little extra. I read reviews and almost everybody said the origination fee was 1%. Mine was a little over 3%. I brought it up and never heard a word back from 21st Mortgage about it. Other than that, the rep I dealt was awesome. She kept me in touch on everything that was going on, and when I contacted her, she immediately got back to me. I used to be a loan officer 20 years ago, and I passed 21st Mortgage's info on to my friends that are loan officers always looking for mobile home loans for customers.

    21st Mortgage was extremely unorganized and I’m sure didn’t even review the documents provided. They kept asking for the same thing repeated, called and asked me a question about a couple of liabilities, took forever, didn’t answer my calls and then denied the loan stating it was due to high debt to income ratio but had they actually took the time to look at the documentation provided, they wouldn’t have sent a denial. I called Cliff the so called Manager to discuss but never heard back from him either. If you don’t have to use this lender, save yourself the heartache and pain and go somewhere else. 21st Mortgage should be your last lending option when you can’t go somewhere else for a loan.

    We used 21st Mortgage on another loan that we had and we chose to go through them again. We did a mortgage loan to mortgage a home. We applied online and worked back and forth with an agent. It was a long, drawn-out deal because we had to do a lot of steps, but the turnaround on each thing that we were to do was timely. We were satisfied with it. The only thing is when I would call in for an agent with the loan officer that was over it, there would be times I needed to ask her questions or to submit something to her directly. My agent, Lindsay, was wonderful. She helped us every step of the way. It's just it was hard getting through to her sometimes and when we would get other people, it was like a call center type deal. I didn't like that part about it. We would like it to be a little bit more personable.

    21st Mortgage were with us every step of the way. They would tell us what they needed, we would do the footwork, and get paperwork submitted. We were impressed with our agent's knowledge of things. She stayed on top of things, would follow up on things, and she stayed on top of it until everything was submitted properly and done correctly on our behalf. I was very comfortable. 21st Mortgage is really excellent and easy to work with other than the call center-type environment. I use their website all the time to pay our bills and stuff. It's very user-friendly.

There were a couple of moments where we were trying to get our stuff in and when we got them in, it seemed like there were more and more things to submit.     The people on 21st Mortgage’s side were knowledgeable and helpful. The application process went pretty fast but I found that some of their interfaces on their website were clunky and not always very descriptive. So, I found myself having to call a couple of times to try and make sure I understood what I needed to do. I had to submit my own financials three times because the update on what I was missing wasn't clear for their end for what they needed. So, I wound up having to call after the third one and had them answer a couple of questions over the phone.

    Every time I made a phone call, sometimes if my rep was tied up, I could always leave a message and she got back to me quickly. Then she answered all my questions and told me exactly what I needed to do on my end. I was getting into the loan process very late because it was not my original idea to purchase the type of property I did. So, I had to change my entire process on the fly. I was trying to get everything done as fast as possible and even then, I still had to close a week late.

    My rep went on vacation right on the week that we closed. It caused a little bit of stickiness in terms of closing. The other people that we bought the house from closed late. The loan didn't disburse until Friday afternoon when it should have been disbursed by Wednesday afternoon was what they said. I couldn't move into my house until they closed on their house. The communication was a little hard. Sometimes it would take multiple people emailing to get 21st Mortgage to respond. Also, sometimes the website is tricky to navigate 'cause they have different links for if you've closed or if you're trying to get into your open loan. I can't go into the same login that I did for filling out the loan process to pay my bill. It's a different account on their website.

    I called 21st Mortgage Corporation and ended up online, filled out an application, and went through the process. I had to upload a lot of documents. I would like to have seen it done a bit quicker, but it was better than it could have been. And I could see where all of it needed to be done. By the time they made an offer on a place and the people accepted it, I only got so many days to have it closed and pay it. We pushed the limits on that. Once the poeple said, "We'll take that offer," 21st Mortgage gotta close within 45 days. We were right there, if not over. But the rep was the best part of the deal. I would recommend 21st Mortgage.

    Everything went fine except 21st Mortgage Corporation was slow for a while getting everything in and communicating with me. We were supposed to close on the 8th but we didn't end up closing until the 27th. There were some weird things going on. They should communicate with me more even through the phone. I am tech-savvy, but it was a slow process towards the end because we had to change it from a secondary to a primary home. And everybody I talked to didn't know. It was a specialty problem because it was a mobile home. And no one knew a lot of information on mobile homes. So, any time I had a question, people didn't know, so they had to ask someone else. And they said they don't sell many park models. So, they need to be more educated on park models.

    Also, the loan officer needs to be more personable. He's more like a robot. I got snippy with him one time. He got snippy back at me, but it was okay. He was nice. He just seemed extremely busy. And he said he would call me, but didn't. I don't know if it was just his busy time of year, but it was hard to get information from him. I spent a lot of time waiting around for his phone calls. I would wait around until 4 o'clock until he called me. But he didn't call me until the next day. Also, I keep getting these things in the mail saying, “We're trying to reach you.” They're just trying to sell me car insurance. It always took a long time from the time I signed until I get my keys. But I was satisfied with 21st Mortgage.

    When they first pulled the title report, they didn't realize there was something missing until I wanted to put an offer in or to close. It extended my loan and I had to get my credit repulled. It caused the application to go over 60 days. That could have been prevented if they noticed that when they first pulled the title search. Also, there was another name on the title but it wasn't the seller's name and we had to get that situated. I wasn't getting informed enough regarding those problems. My Realtors had to reach out to the rep more and when I tried to contact him, it seemed like forever to get in contact with him. But maybe because he was in a different state. Other than those, the lending process was smooth.

    21st Mortgage was terrible. If I could have went with anyone else, I would have. The guy we had was Ken. It seemed like every time he messaged us something, we do the requirements of what he needed and then he would be like, "No, that's actually not right. I need this, this, and this." We'd do that and it would go in this vicious circle over and over, and my credit got hit hard twice over this. It was terrible all the way around.

    We started trying to get the house switched over names around June. We did not get it finished and finalized until last month. It was a really long, drawn out process. By the time Ken had his story straight and gave us all the information we needed, the first interim period of how fast I have to get it processed expired. So, I had to re-hard apply through my credit. It just felt like the goal posts were consistently moving. Every time we'd meet a goal, it was a little bit undone and everything about the company seems really hard and over thought out.

    Currently, with these guys, I'm trying to get my payment set up through an auto draft through my bank and the paperwork they sent me for that doesn't have any routing number information on it for me to fill out. It doesn't even ask me what my bank is. It's just paper saying that I'm signing off a date. I've never given them any of my account information for them to make those draws. So, everything they do is really confusing to me. It might be standard procedure. It's just everything seems a little overworked and not very smart.

    My wife handled most of the questions and concerns about things, but nothing ever felt like it was very straightforward. We'd do what they wanted. We'd ask a question about it. We get a sideways answer. None of it felt very smooth or professional. It felt like this guy was on his first week and didn't have a clue what he was doing. I'm not recommending this company to anybody. The experience was similar to pulling teeth, except for the dentist is faster. It was really hard. It was really laborious. There was a lot of extra steps for something that should have been simple and pushed through really quickly.

    Well...while I am happy with my mortgage, and closing has finally happened, it is clear 21st seems to not have enough help around the office. And appear disorganized. At least 2 times we had to resend documents that we already sent. Also I chose the coupon method of payment. But the 3rd party company failed to send me the "bill" in the form of the coupon book. Until 2 days before the first payment was due. That's totally irresponsible. I paid it by mail immediately. Get better at customer service.

    I would recommend 21st Mortgage Corporation to a friend. The process was a headache because my wife and I worked full-time. I live in Arizona, them in Tennessee. As soon as I got out of work, if I had any questions, they were already closed. So, a lot of things I had to do during work. Some of the setbacks that we had were because of miscommunication. And most likely on our part because it was our first time buying a home.

    There were a few things where I would send paperwork in that they were looking for, but it wasn't what they were looking for. They could have been more patient with us. And knowing that we lived in Arizona, reached out more to us. Because when I would send paperwork in, I would look on our website to see if it was looked at or accepted. I would have to call days later and be, "Did you guys get this paperwork?" And they'd be, "Oh, yeah, we got it. We're just going ahead and looking over it." "Okay. I wish you guys would call us." Because we would sit here looking at our website and it would not go through.

    Sometimes, I wouldn't get ahold of anybody. Most of the time, just our guy who we dealt with would be out of the office. And he dealt with first time home buyers, so he should have taken his time a bit more to explain a few things to us. It would have been a lot easier for us to get the things that he wanted done quicker. But I get it. We were first time home buyers and just trying to get the first home done. But once we got the paperwork in, and everything was good to go, we hit the ground running. It was easy.

    We are grateful because there aren't very many companies out there that still do the kind of mortgage that we need. Outside of that, the process with 21st Mortgage was horrific. We started in January and we just closed in August. 21st said our titles were done wrong and the state messed up the titles even more. We had to go higher up in the government food chain to get someone to come out and try and fix the title so that 21st would even fund our mortgage. 21st put us in the middle of a battle that we don’t even understand. Then we were stuck in the middle explaining it 16 times. And when you think it's fixed and I'm good, it wasn’t what they meant. We screwed ourselves even farther down the hole.

    Most people can only do so much within each position and if they're following their protocols and it's still creating the situation, the only person getting screwed at the end of the day is the consumer. But with 21st being one of the only companies that still offer this kind of loan, we don't get a choice. So we had to put up with an eight-month process. It's at least done and we can have the mortgage. But the rates were terrible. I bought a traditional home. And by far, buying the trailer home and having to go through this process was significantly more challenging. I won’t ever do it again.

    After doing a search for a bank that would specialize in financing Park model homes, we came across 21st Mortgage. Our first impression was quite impressive. But, that would be short lived as the process went deeper and deeper in the rabbit hole. As we came to find out, that this entire company acted like they have never worked with one of these types of home financing before.

    Our process was very stressful as buying any home is expected to be, however, we already own a home and had it built new and was NOTHING to this extent of stress. As the process trickled along, the signs of "just tell the customer what they want to hear" became very evident. We actually had a person named Irving completely lie to our closing lawyers, my realtor and my wife by telling me that the funds will be released and never were. Irving also had other office personnel cover for him by telling us he was on the other line when in fact, he had left the office an hour prior.

    I contacted Irving's superior to express my disgust in the company and the ill feelings about doing business with them. it wasn't until I threatened to pull my deal and walk away did the deal finally come together. We have a friend who has to use the same bank and is getting the same runaround and the same circles. You people have financed a ton of these types of homes and yet you act like you're popping your financing cherry. Not the type of people I will EVER recommend to anyone else.     We were trying to buy our current home, and the park had suggested a list of lenders. 21st Mortgage was the one that had approved us. Our experience was not very good. It made me not wanna buy another home because they were so disorganized and rude on multiple occasions. The process itself took 10 weeks, and there's no reason it should have taken that long. Our loan officer kept dragging her feet everywhere she possibly could. It was three weeks before we finally got everything through the approval because we kept getting last minute, "Oh, this T wasn't signed. There wasn't a dot here on this I." It was a bunch of nitpicky stuff.

    She was terrible. She's probably got way too much on her plate for what she's currently doing. She deals with way more applications than just mine but she would never contact me first even though she said she would. Then, there was a couple instances with my sellers where she was quite rude. My sellers weren't the most friendly, but right off the bat, Lindsay was rude with them. She was also rude with me at times, too, so that's why I didn't really question that too much.

    I did 90% of the loan by myself, and the process was a little difficult at first, then I figured it out. I had a real estate agent, and he wasn't really helping me out a lot, so I had to threaten him that I was gonna terminate him if he didn't start helping me out with the loan. I also kept calling the 21st Mortgage rep, Ryan, ‘cause I needed his help because I couldn't get ahold of my real estate agent. It really hindered my loan quite a bit. It took a little longer than I expected 'cause we were supposed to close at the end of July, and we just barely moved in. Other than that, it went smooth.

    21st Mortgage was the only one I could find that would provide me with a loan for a home on a rented lot. The whole process was very simple. I applied early in the morning before I went to work and that took maybe 30 minutes. That same day, they responded back with an approval. Everything went really smoothly. 21st Mortgage was very helpful with every step that we went through. If I ever had any questions, they always responded very promptly and were always able to answer any questions I had. The approval was good for two months and I asked them if it would I would be able to extend if the loan wasn't finalized in that timeframe. They told me it would be and that's exactly what happened. We went an extra two or three weeks and I didn't have to do anything. They just went ahead and got the extension on it.

    My loan officer was Drew and he was fantastic. He was always very professional and courteous. He went on vacation for a week while we were in the process and there was another loan officer who stepped in for him and she was also fantastic. Drew made me feel very comfortable and kept me assured that everything was looking great. I couldn't ask for a better representative. Also, I love the way the terms are. It's a 25-year loan.     The approval process was very smooth and straightforward, and the rep would pick up the phone when I tried to call him with any question I could ask him, even the smallest, and he was good for it. Also, the Realtor that I worked with played a big part in making sure that everything went smoothly because he did a lot of the coordination. If we hit a bump in the road, he would talk to my lending agent. That was another good thing about 21st Mortgage Corporation was their communication and collaboration with my Realtor.

    21st Mortgage rolled closing costs into the loan, which is a big deal for us. At first, things were good. We had a lot of two-way communication. After our offer was accepted and we went under contract for a house, the communication started to dwindle. When we started working with them, we asked several times if all of the closing costs would be rolled into the loan and they said, "Yes, every time." But a business day before we were supposed to close on the house, we found out that not all of the closing costs are rolled into the loan. So, that was a rush experience. There was also some stuff that happened with the appraisal, where it should have only taken a couple of days, but I didn't hear anything for three weeks. If we had known at the beginning that not all of the closing costs would be rolled in, we still would have gone with them. We just would have been able to plan for it.

    I already had all of my bank paperwork ready to go because I was ready to do this anyway. Every time I would upload a new document, it was reviewed and accepted within 24 hours. So, applying online was easy and quick. Also, the rep was nice. He would always answer the phone if I tried to call him. It felt like I was talking to like a real person. These things can feel clinical and robotic. But he was personable and not somebody that I dreaded having to call. Go for it if you're looking to lower some of your out-of-pocket closing costs. It's still worth it, just a heads up that it's not going to be all of them.

    Drew was third that I called and said, "I can help you. Let's look at your credit," and came back with, "Yes. I can help you with the type of home you wanna buy." It was like having a baby. It was very nerve-wracking. It was step by step. It was “Hurry up and wait”. That is not Drew's and 21st Mortgage's fault. That's just how the process is. "Give me this. Wait for that. We've got to review this. We need that information. Go back and find it. I need the information updated to right now. Okay. I have to wait for you. Thank you very much.” A week later, “Thanks for the paperwork. We're gonna review it and get back to you." It was measuring the ocean with a spoon.

    I did a lot of phone calls and a lot of emails with Drew and with his team, and emailed or logged into their website to upload the information. There were some things that I could not upload to the website, so I sent them to Drew at what I thought was his work email. And he said, "Don't send it to this email. It's not secure. Send it to the other email." And I kept losing the other email. He would put what I sent him on the website for me. Although there were things they asked for that I could not upload directly to the website, the website helped me keep track of what they needed and when it had been submitted, and was I sure I submitted the right one, "Wait a minute. Was that the right paper?" Go back and look at what I submitted, go, "Yeah, that's the right one” or “no, that's the old one. Let me give you the new one." So, the website was easy to use. It was very helpful.

    When I had questions, Drew was marvelous and he'd say, "Let's get on the website. The website says it's here. I'm not seeing it. Let me go back and look. There it is. Wait a minute. We're missing this." Everything that I could touch in this process was back to him immediately. Because if I don't get it done right this minute, I forget because I've got so many things to do. And so everything that I could touch was there the minute I could get my hands on it and get it into him.

    There were delays on the other side of the equation that were out of my hands but in all of that, he and the website kept me up to date. It was a lot to do. But every question I had, they had an answer. They had an arm around my shoulder, pat on the back, "You know what? You've got this. We've got this. Don't worry about it. It's all being handled. All we need from you is that particular paper." "What is that?" And they taught me the language.

    As a first-time home buyer, I knew nothing when this started other than the finances. How does that work with mortgage companies and credit reports and credit cards and everything else? The only wrinkle is they said that they have the ability to make payments online. They said, it's not available. That's the 0.25. I wanna be able to make my payments online to them because they're in Florida, I'm in Oregon. I do not trust mail. And wire transfers cost a big amount. And they get lost, too.

    I refinanced with 21st Mortgage, and the loan officer, Nicki, was fantastic. She was on top of everything. She let me know what my next step was, if I was missing anything and if I didn't send something in right. The company wanted a verification of employment and they wanted to know what the property was worth, get it appraised, and then we went through all the paperwork as far as them checking the homeowners association and the fees. They put the debt, taxes, and insurance all together. 21st Mortgage was slow and the process took longer than I anticipated, but they might have been busy. I also know it's gotta go through a process of one department to another. They eventually got it done and it worked out okay. If it wouldn't have been for Nicki though, I don't think it would've ever gotten done. She was always right on it and I always called to check in and she would always call me back.

    When I make a payment every month, I get online then they collect my money and I'm done. Overall, the customer service was very good, but $6,000 or $7000 for closing fees was way too high compared to some other companies that wanted our business. They would cut that in half. They're getting our business anyway.

    21st Mortgage was very unprofessional. The communication was terrible. If they did something wrong, they would find a reason or an excuse to try to turn it around on you. The requirements that were needed to get into the house were threefold. It was like they needed the same thing in three different formats, which was ridiculous. It really irritated me that they did not send everything over all at once. It was the same thing over and over and over again. It took way too long.

    I explained to the lady that we dealt with that I work and emailing me is not a good way to contact me. You're either gonna have to call me or text me. But she kept emailing me things. When I would get on the ball with what I needed to get on the ball, she would miss emails. There was one point in time when there was an eight-day spread where I sent a bunch of documents over, and she never even checked. She would never answer the questions properly. Or she would tell you one thing, and then it turned out to be another thing that you had to get done.

    One of the people that 21st Mortgage chose to work with was absolutely God awful. The week that we were supposed to close on our house, he took a trip to Mexico. We couldn't even get ahold of him. So I was standing outside with my wife and kids trying to get into the house with a lock box out there that I couldn't get into for the keys. It was miserable. It took way longer than it should have to get in the house.

    21st Mortgage needed a lot of different documents and a whole bunch of little intricate stuff. They need to improve the different documentations that they need. Starting off with the approval of income, they were telling me that my documents were falsified. I got them from my HR. They told me our HR needed to sign them. Not digital, but physical. I had to contact their broker and she would have to help escalate. It wasn't a smooth transition. It was a long process. It took a month. I wouldn't wanna go through this process again. As excited as you are to move, they may make it very cumbersome. But the rep we worked with was good. Everything in the file was correct and delegated the task when he was absent.

    The application process with 21st Mortgage was smooth and considering I'm a first-time buyer, it was easy to understand. I had to call Ryan a couple of times to ask him some questions about some documents that I had to submit. He helped me a lot. I just had a hard time when I was submitting my documents. When I changed the home that I was going to purchase, I had to resubmit some documents. Then the pay stubs weren't valid, so I had to submit those again. I didn’t want to keep submitting my pay stubs. Three months were required. So, if a month passed, I had to submit the new one.

    Ryan was available whenever I needed him. Whenever he had to be out of the office, I really appreciated that his email would state in the bottom by his signature, “I will be out of the office at this time or this day.” That really helped me to submit things before or even after. He was very thorough with me. I was impressed with how forward he was. I was thankful for him to let me know what's going on.     21st Mortgage was the only company that I could find that would do a mortgage loan on what I was trying to buy. Getting the loan was the easiest part. Communicating with everyone was the worst part. A lot of things were left out that weren't painted black and white. When my grandmother and I went to close, there was a bunch of extra money that had to be forked over at the time.

    Nobody let me know about the assessment that had to be done on the property so it could get closed. I had to shovel out an extra $400 to get the assessment done, so we could get a letter from the township stating everything was cool to be closed. That ticked me off a little bit. Other than that, it was pretty smooth. The total process took about two months. The guy I was working with, Jonathan, was very straightforward, black and white. He knew his stuff. He made it an easy process on my end. If I pick up the phone, he was typically right there ready to rock and roll.

    My experience with 21st Mortgage didn't go well. It was so confusing, and there was not a lot of communication. I've never done a closing completely not involving people. Also, I would be told that this was gonna happen this day, and then it didn't. When I would need to reach my person, he wasn't available. They would send me to these other people who didn't seem to know what was going on, and it was not very organized at all. There were a lot of hang-ups that I wouldn't use them again. The reps were supposed to send the closing documents one day, and then, I was told that they were sending them out that morning. Come to find out, they didn't even send them out until the next day. The interest rate was terrible. I have a good credit rating and I think that could have been better.

I went back and forth with them, and they dragged their feet. They would give me one thing that I needed to do. I would get it done. They would wait days and say, "You need to do this too." If they gave me all the information upfront, I could have supplied the information within two days rather than a month. They didn't work with me. Also, their rates extremely high. The application and the underwriting process took a couple of months. I was surprised that it went as smoothly as it did. This is my first time doing it on my own. So, it was slick. Brian, the rep, was good. He didn't waste my time. If we didn't need to call, he sent me an email and if we needed to call, we talked. He told me that we were getting close to restarting it where we were getting close to where I would have to recertify the offer.     Our loan originator, Dylan **, was truly excellent. He was very responsive in communicating through email and phone during the whole process. The issue that I had was with the underwriters. We encountered SEVERAL roadblocks and last second problems in terms of what they wanted for documentations. For example, when we were asked to pay off our credit card debts in order to get the DTI where we needed to be we did so within four days. After we paid that off then we should be good is what they said. However, after debt was paid off and we thought that we were now on the homestretch of completing funding we were dropped with communication that after imputing our insurance premiums into the loan we were still short in the money where we need to be.

    The only option was to pay off a 5K car debt we had, get a lower insurance premium if possible, or we are not funded. My wife and I at that point had to be out of our apartment within three weeks and now we are facing homelessness. Thanks to Dylan, we were able to get an insurance premium through a contact of his that would make the numbers work. We did have to gamble to make this happen by not having our home contents covered but we needed a home. I would recommend that the underwriters put EVERYTHING on the table at once so that lenders such as us know exactly what needs to be done. Instead of asking for the insurance binder after the credit card payoff they should have asked for it before so that they could factor that money right away. At least this way we wouldn't have had our hopes/dreams shattered which created anxiety for the both of us.

    With 21st Mortgage's auto draft pay system, obtaining a loan from them was very easy and simple. They take care of everything for you once you fill out the application and in my case, it took about eight months. They told me that usually, it takes about three to four months. But it was very special case with me since the sellers were trying to get permission to sell the property because it was a debt incident where the brother took over the land and they owed money and couldn't get the money paid. 21st Mortgage was very good with the communication but if they would have communicated a couple of more times, it might have been a lot easier. There were a couple of incidents and I called them to make an update.

    But other than that, my experience with them was really good. Whenever they called me or I called them, I asked them questions and they would give me answers within minutes of me asking the question. I also liked personal they got with the loan application and the process of doing everything. They were able to talk to me and the seller, and they were trying to get everything figured out and get the process taken care of. It was hassle-free as possible. They were very professional and very concerned about us trying to get done with the application on the land as soon as possible. Working with them also helped me with knowing what to look for when buying land and dealing with other paperwork. I liked how easy they were to deal with when it comes to certain things.

    I had to repeatedly send them the same documents over and over again. Nobody communicated with the other person. It was ridiculous. I finally get something turned in, and then they wanted me to mail it in. Ultimately, I took pictures of it and emailed it in. But I liked my loan officer. She really tried to do as good as she could. But there was a bunch of runaround, and there shouldn't have been. It took six months just to get the name transferred and I had legal documents stating that the home was mine. I wouldn't recommend transferring and staying with 21st Mortgage if I would have known it would have been that hard.

    We started the mortgage before we sold our house because we had a settlement date for our house. So my rate was gonna be high because I was still showing that I had a mortgage on my other house. But I was going from a $400,000 house being sold to a $80,000 modular home that I was purchasing. The process was easier to buy a $380,000 house when I bought it originally.

    The reps at 21st Mortgage asked for the same thing five different times and after they told me that everything was a go, I had to keep sending them stuff. Joy, the mortgage broker lady that was out of the main office, was cool to deal with. She was decent and knew what she was doing. But as far as everybody else, it was a nightmare. Any time I had to talk to somebody else, they had no clue what they were talking about or what I was talking about, so it seemed like they didn't wanna be bothered. The communication was fine through Joy. But as far as trying to get feedback on what else they needed, you would have to wait. You could send something in and you'd have to wait three days to get a response if you needed something else. I wouldn't refer 21st Mortgage to anyone else.

    The underwriter Kent that I dealt with was rude and acted like I was interrupting him when I would call to ask questions. He would tell my realtor one thing and tell me something different. He kept changing the interest rates on me without a clear explanation why. He stated he had emailed information to both realtors, myself, and the seller which none of us ever received. When I signed my closing documents I was ready to pay closing costs which Included my first annual insurance payment. He stated all the closings costs were wrapped into the loan and I didn't need to pay anything except for my down payment.

    After all the documents were received by him he asked for a paid in full receipt of the insurance. My insurance agent told him that it was understood that they were in the closings costs. He changed his story again and said no they were not. So I then had to pay that before we could close assuming it was already taken care of in the loan. This was the most frustrating and stressful underwriter and mortgage company I have ever dealt with. I would not recommend them.

    21st Mortgage was the only one that offered a loan on mobile homes that you did not own the land underneath in Colorado. They can improve their rates and their customer service. I felt like I could have gotten better rates. Unfortunately, it was really hard to shop around for the specificity of the loan that I needed. They seem like they have a monopoly on the situation, and they acted like it. As far as the loan officer, they didn't help me with the whole process. There should be more communication from the loan officer and more specific direction as to what exactly they're looking for in the documentation. I submitted documentation three different times, and it was sent back, saying it wasn't exactly what they wanted. They asked for something. I gave it to them. They said, “No, we need it to say this.” Then I get it to say that, and then they said, “No. Well, we needed to say this, too.” It was incredibly frustrating.

    There were times when it was very difficult to get a hold of them. There were other times when it was easy to get a hold of them. Overall, it was a pretty poor performance on the loan officer’s part. I had to go with 21st because they were the only ones who did it. There was no other option. If there would have been another option, I would have gone with a different bank or lender.

    Buyer beware of Warrior Mobile Homes and 21st Mortgage companies. The process was smooth and I had very good credit. I did own my land so it was hard getting financed thru a lot of companies. But they told me my payments and did tell me that the all the payments goes to interest. After 3 years of payments and I have only paid 2000.00 dollars toward the principal. Contacted them and was told that was their lowest interest rate and I could always pay more each month. I do plan on refinancing and moving to land that I have now. But I will not tell anyone unless you are desperate to use these people. This has got to be Usury and against the law. I am speechless when I requested my pay off to start looking for refinancing and have paid over almost half what the home cost and the principal had only decreased by 2000.00. DO NOT USE THEM. YOU WILL PAY FOUR TIMES MORE THAN THE COST OF THE HOME.

    I put in an application with 21st through the website. I was assigned to Ken and I began contact with him. The application took a couple of hours on the computer and Ken was very kind and quick to respond. But we were trying to get information regarding the loan, our downpayment, and all the percentages and he remained very vague and wasn't answering a lot of our questions.

    The most frustrating part was during the entire process, we were trying to see if we can get our down payment on the home lowered. Ken told us he couldn't help us so he went to the escrow agent. The escrow agent said she couldn't help us and we went back to Ken, who then said he could help us. That was what we were asking in the beginning, but he sent us back and forth. It kind of delayed our process a little bit. I feel like he wasn't listening to what we were asking. Other than that, everything else went pretty good. We ended up not having to put anything down at all and in the end, we were able to get what we wanted, although it got a little bit stressful not having the communication.

    The process with 21st Mortgage took too long and the reps kept asking me for my pay stub and were still asking for more. When you send in your W-2s and your income checks, you should get all the information from right there. But they sent me a letter and I had to write it down on paper and it was the same information. I started in January and I was able to sign my docs on May 1st. It went through but it didn't make sense how they had me repeating things over and over. The reps weren't helpful because they couldn't explain why they needed the same information. When I started in January, I had one interest rate and by the time that I closed, they went up 0.5. They didn't lock me in back in January. I didn't like that but I was just trying to hurry up and close. But as soon as I can, I'm gonna refinance with a different company because I didn't like the way how 21st Mortgage did things.

    I went through a mobile home park place, Pinetop Homes, and they were the ones that put the application in and tried to get me qualified for a loan. But their prices and what they came up with a figure was just way too high. So I went through another Realtor that also used 21st Mortgage and I was able to find something a little more affordable and was able to get it through them. We're happy and moved in and trying to get settled.

    The process was a little nerve-racking, because of the application and wanting the paperwork that they were requiring to get us cleared before closing. We closed early because we had a lot of the legwork already done upfront because we had already gotten so far in the loan process with the other company we had started off. But because the home had been moved a couple of times, the loan wasn't able to be funded. Then we found 21st Mortgage. However, the terms weren't necessarily the ideal situation. We're 5.5 points higher than we were qualified for on the previous loan. That wasn't great. We initially had a 15-year term and now we have a 30 with 21st. But they're more accepting of circumstances than a typical banking company.

The only thing that 21st Mortgage Corporation should improve on is if somebody sent a document, they should make sure that it gets to the right place so they don't keep requesting it. As nice as they are, to expect delay. Don't expect to close within 30 days or 45 days like they said, because it's not gonna happen. I thought it was like every other mortgage company where you get funded that day. And I have made arrangements for movers for Saturday, and I have to cancel everything. I couldn't move until the following Friday, because that was when we got the funding.

    My loan representative was out for surgery the whole time I went through the process. I would get an email from her in the morning, and I would call to ask questions about the email I received from her, but she's not in the office. So, I would get directed to somebody else who I had not spoken to before to ask them questions. And every time I had to call to ask anybody a question, I spoke to somebody different and that annoyed me.

    There was a gentleman, Drew, I spoke to a couple of times. And on a couple of instances that I was annoyed having to call and speak to somebody else, and they asked me for another document. But every time I spoke to him, he was professional, went above and beyond. He took it on the chin, like I would be in a bad mood calling him. He would just take it and he was, "Nope, I understand. I respect it." He was positive-natured to everything and always able to find out information I needed.

    I appreciate the fact that they went ahead and set it up for bi-weekly instead of monthly because they did that on their own. Being new to the home purchasing, they did that as part of my deal, which, once I figured it out, makes life much easier. But go with somebody that is local because there was nobody locally here. I called out of state trying to get information, talk to them and get stuff.     I needed some extra money and I was turned down by Chase. I did a little bit of research and 21st Mortgage popped up along with a couple of other people. I tried one place but it didn't work out. And then 21st contacted me back and I just went with them. I wasn't even going to do another mortgage company because we were in a rental place and I got two kids and my son is getting really big. I had to find something really quick because I only had a month left until my lease was up and I wasn't gonna pay month by month. I just wanted to hurry up and move to a bigger place.

    The application was extensive but necessary. It was pretty easy to upload everything. Kayla was my rep and she was good. This was our first time going through a mortgage company and Kayla she helped us. There was a little bit of miscommunication in the beginning because I wasn't sure that I was going to be approved by myself. My mother-in-law was gonna co-sign. But 21st said that if she co-signs, she has to live at the house. She wasn't gonna live at the house. I just had to file the application by myself. I filed it with just me and my wife. That got passed hand to hand and then there was a little confusion for a second but then we fixed it.

    In terms of the rates, I would like lower rates. All in all, I would definitely recommend 21st Mortage. I would've liked to know earlier about the charge for the investigator person to come out and investigate the house. I was saving up money nonstop trying to be able to afford it and trying to get a decent downpayment. I wasn't expecting that bill. If that was told to me before, I would have waited on buying paint because my idea was I was going to move in then paint the place before my wife and my babies moved in because I don't want them to smell the fumes. The only other thing is maybe the phone tag was a little excessive. I would call and then she would call. But because 21st is located in Arizona, there was the timezone thing.

    I gave a call to the number that I found online and was advised to complete the application online. I did so then was contacted very shortly after that. We were assigned a loan officer from there. He gave us all the information that they would need to complete the process. When I needed clarification on things, he was happy to oblige. We submitted all of our documentation and once we got everything to underwriting, it was smooth. We got our approval and they direct deposited the money within a few days.     21st Mortgage was willing to work with me and I met their criteria. There were no conflicts of interest. The loan was for my second home purchase and the application process went very smoothly. There were some issues with the previous lender and things happened that took some time. But it was not the fault of 21st Mortgage. Their guy Justin was great. All in all, the process took 60 days and it went really well. It's just given the economy, the rates were awful. That aside, I would definitely recommend 21st Mortgage. I plan on refinancing shortly once I come into some cash. I'll consider them first.

Once I was approved, it took a little bit longer with getting all the paperwork in order, but it was still a very simple and easy process. For anything that I needed, Kelly was there to answer.     I applied online, and then we went through a little stuff online. They got ahold of me and we got the pre-approval. The guy who I worked with was Ken and he was fantastic every step of the way. He was very good at following up with emails and phone calls. The application was just a five-minute process. It was a very quick process. There was just a little bit of a hiccup because it was in probate. But if it wasn't in probate, it would have closed in three weeks. I had a regular conventional loan before and it was a royal pain in my tushy. I thought this was going to be just as bad but it was the smoothest thing I've ever gone through.

    I did a new mortgage with 21st Mortgage and the process was pretty easy. I felt well-informed about the process and well informed throughout the process. Communication was great. They were quick to get back with me. I received several emails from them throughout the process such as what was turned in and what was still needed. The only thing I didn't agree with or liked was the fact that at first I was quoted a lower interest rate then after the process had gone through and I negotiated with the seller to lower the price, my interest rate went up. The overall process took a couple of months. But it wasn't because of 21st Mortgage. It was because of things that had to be cleared up with the seller. That aside, it was a pretty straightforward and simple process. I was pretty satisfied with my experience and using 21st Mortgage.

    The application process with 21st Mortgage was good. There was a lot of stuff to look at and I ended with an FHA loan. The process went very fast and didn't eveb take 20 days. I talked to them myself over the phone and they gave me an answer that I wanted to hear. I worked with a rep named Tyler. When I have a question, I call him. He gets the point and he gives me an answer right away for whatever I'm asking for. He seems very knowledgeable and I feel comfortable talking to him. There are some people who just like to go really quickly. Tyler, on the other hand, was thorough.

    I wish the rate and term of my loan were lower. It was very high when I was getting it. But it was pretty fair to me that my rate was a little lower than it was supposed to be. I'm satisfied. All in all, this loan with 21st Mortgage was very friendly. There were a few things that we had to correct but our agent would come back and send us an email or would even call my husband and tell him what needed to be fixed or what else we needed.     The mortgage process experience with 21st Mortgage was a breeze. 21st was the only one in our area that for sure would put a mortgage on a mobile home. For the most part, the application took a minute on our end because the guy who I worked for was not getting the information to me that I needed.
