It's our first time with 21st Mortgage. I wouldn't say that it's good or bad. When working with 21st Mortgage, our Realtor took care of everything and it was done in less than a month. I found the rate and terms a little high, but it was okay. I didn't really talk to anyone from 21st Mortgage except our Realtor. They did give us one phone call and everything else was emails. We're going to send out our first payment next month.

21st Mortgage was recommended by the Realtor. They were the only person that financed mobile homes. I didn’t really have anything to compare my experience to, so it was good.
I had an issue with the notary signing. She forgot to have me sign a couple of things the first time, so we had to schedule something the next day.

21st Mortgage helped us get a mobile home with the land, when no other companies wanted to finance mobile homes. It was our first time going through the process and we didn’t know what to expect, but they handled everything for us, and it was quick and easy. Our contact person was very professional. He answered our questions and he was never rude to us. I’ve been recommending 21st Mortgage to my friends.

This was my first time buying a home. I filled out an application with 21st Mortgage, and it was online at first to get everything set up and then over the phone. Getting the documents on my end was a little hard because I couldn't find everything. A little bit more improvement is needed for easy maneuvering, but uploading everything was smooth.
The representative I worked for was very nice and very helpful. Did a checkup every once in a while to see if everything was good and if there was anything he could help. He was making sure I had everything I needed.

My Realtor told me that 21st is a good mortgage, that they help you, and that they're not a bad financial way to go. I just liked how fast they were in everything. I uploaded documents and they answered fast. My Realtor did almost everything and I was just answering emails whenever they wanted me to sign papers. I got my insurance with them, too, and within a couple of days, they were organized and settled.

We had taken almost two months to close because my seller didn't know he was just not going to sign over the title and be done because it's a manufactured home. So, he went on vacation to Canada on the day that we were closing. They don't have people that can verify signatures in Canada for that, so we had to wait a month to close, but 21st Mortgage was very patient. They were fantastic as far as being patient with me and letting me know what the process was. Everything went very well.

It was my first mortgage, and it was a mobile home. The process of obtaining the mortgage was very easy, and it only took two or three weeks for them to complete the process. I didn’t really work a lot with them. The annual percentage rate was a little high, but it’s not too bad.

I went with 21st Mortgage because there's only a few people that can give you a loan on a manufactured house. But I’ve got a complaint. They asked me to verify that I've been working with W-2 forms. I provided them with the W-2 forms, but then they told me to also get a verification letter that I was working. I did that, but then they asked for the dates that I’ve been working. It took an extra two months, from May to September. I think that was wrong. When they ask me for W-2 forms and I provide them, that should be the end of it. Don't come back two or three times with extra stuff that they should have had in the forms in the first place. I almost didn't get the house. 'Cause the people had to extend the time for me to get it when they were also overextended in the time they were supposed to go. My loan lady that handled it, Teresa, was very nice, but she said it was getting on her nerves, too.

Our experience with 21st Mortgage isn’t like most people’s. Where we bought our home was shut down because the owner was embezzling money, it happen to be in the process of us buying our home. The manufacture and the 21st Mortgage stepped in, they made a plan together changed the price on our home and several other things. Our home was never set set correctly and things were never fixed properly.
Fast forward to today, our home was struck by lightning and they don’t want to sign the check from our insurance company to do the fixes necessary on our home. We have no HVAC and 1/2 of our electric is out. It is a month later and they are still giving us a hard time. I’m so sick of this company I can’t wait until our block is finished so we can find another bank to use. When companies say “take us to court we’ll drag this out so long you’ll be bankrupt and homeless before this ever ends” you should run. This whole situation for us has been absolutely awful. Please think twice before using them.

Afternoon. I want to start by saying I have been overjoyed with the services and respect that I have received from this mortgage company over the couple of years that I have owned. However, Nia ** is very unprofessional. Around 1:33pm on October 3rd I called customer service inquiring about the next steps or if any to the follow up process of my home being in a fire. Now if you go back to prior conversations, Nia and I have already had escalated tones as well as words and delivery with our last conversation.
Today was over the top. I was again speaking to customer service when my question didn’t get answered, however I was transferred to Nia. She proceeded to tell me that my concerns were not valid until her question was answered. How inconsiderate and devaluing can you make someone feel at their lowest already? I was so appalled that I asked Nia a couple of times trying to reiterate to her to calm down and possess professionalism.
At the end, I had to let Nia know that if my question that I called as the customer could not be answered there was nothing further to discuss. I need someone to reach out to me with answers to my question and I need follow up information for my notes as a customer against the protocols and procedures that have been followed after reviewing how rude Nia ** was to me. Thank you I would really appreciate no further contact with her. I have anxiety and she has made me very uncomfortable. I will be sending this complaint to my lawyer as well to see if there are ways to make sure I feel safe while paying my mortgage. Thank you.

Updated on 09/02/2025: These people are the worst, to deal with, they will don't care about you or your issues. Either you pay them or they put you out on the streets,, they change your payments whenever they want and if you don't have the money to pay the raise they just keep pulling out of next payment and the next and the next making every payment late from not enough funds, this is what we are dealing with now. Insurance went up and escrow was low, we had called and fixed the insurance issue and 3 months later 21st still has redone our payment back to the right monthly payment and now they won't answer my calls.
Original review: From the start it was a bad experience. Even I owned the land they wanted me to tear down old house, and wanted pics of house being torn down before they would give me my keys to new home already sitting there ready to move in, then had a bad time medical issues with covid and not one bit of are you okay, they just wanted the payment and would burn my phone up everyday and the payment wasnt even late yet, and it was made before the end of the month. This people are so rude and love to harass you. Heartless people. And over the years due to medical issues we might be a week or two before able to make payment and still calling and harassing phone calls.
Last month we made one payment and a week later they called and said they only part of the payment. We looked and it was the full payment, come to find out insurance went up double what it was for no reason and they wanted rest of the payment. I told them I don't have it but I'll check and see why insurance went up. They said it doesn't matter, I still owe them 165.00 dollars and need to pay it now. If I don't it will be reported to my credit if payment not made and until I pay it each month will be reported as not received until I pay the 165.00 dollars. We got insurance fixed and dropped back down to same as before but they won't change it and still want the new house payment cost. These people are the worst and I have reported them and have gotten a lawyer involved now.

There were a couple of times I didn’t know that something needed to be turned in until later that afternoon or until after I got off work, and was settled in bed. I called them a lot because I was very anxious, and they always answer. They’re always polite. The representative was really good, he always got back to me, kept in contact with the management company, and handled it pretty well. I think the interest rates are a little high, but I bought a house and it’s been a good experience.
The only thing is, they could explain better when you first do the application. They have a video explaining it as well, but I just think they should call you and just explain the whole process. If you have questions while watching a video, you can't sit there and ask somebody.

We were left believing that the loan was not going to close either on time or at all, and neither us nor title could determine what was going on. No notices, no updates, nothing. And then, when the loan was supposed to fund after not hearing anything for several days, it funded. All it would have taken was a little bit of communication on the last few days for us to have received a positive human experience throughout the transaction. And another two weeks later, they'll ask for something else. It just kept going back and forth. It took five weeks at most. But most of that was just approving the things that we “did wrong.” We had to do a lot of stuff twice. The signatures, they weren't happy with because it was written out instead of electronically signed. When we messaged back and forth, though, they were precise on answering questions and responded in a timely manner. I just took it as a learning experience. The experience was incredible. I got in touch with Jerry a couple of days ago because I wasn't sure what P&L means. Even though I already finished the process, he instantly messaged me as if I was going through the process still. Also, I had been in escrow for 55 days, which wasn't anyone's fault other than the sellers' because they had issues on their end. But when we finally got them to sign, Drew, my lender, and my escrow, Heidi, worked all day and night so I could get the keys the very next day. This was important and noticeable for me. That felt so good to me because we were ready and like, "Come on."
Like a real estate agent, I've been really talking up the idea about people buying mobile homes instead of homes right now. When they see the size of mine and how nice it is, they ask how much it is and I say that my payment is only 1,500. They're like, "What?" I give them my lender's information and say he's on Tennessee time but he's gonna answer right away. We're on California time. I know everyone's situation is different so I tell them to tell him what their situation is and then he'll go from there.

I was purchasing a manufactured home and the team from 21st Mortgage was very friendly and supportive, particularly the loan originator who was extremely helpful throughout the process. It was my first time buying a home and one aspect that I found surprising was the amount of documentation required from my co-signer, which seemed excessive compared to my own requirements despite me being the primary buyer. This prolonged the process, making it feel longer than expected, in total about 9 or 10 weeks.
The annual percentage rate I received was unexpectedly high, around 9%, which is tough considering my excellent credit score and the fact that I'm paying this mortgage on my own with an income of $75,000 a year. The company's suggestion to consider refinancing after about a year seems necessary to potentially lower my rate to something more manageable, such as 6%. Ultimately, the higher rate is challenging, especially since my initial goal was to escape the rising rental costs in New York.
While the customer service and interaction with my loan consultant would merit a high rating, perhaps a 5, the cost of doing business, particularly the annual percentage rate, leads me to rate that aspect quite low at a 1. Nonetheless, I'm thankful for the assistance I received and hope to explore my refinancing options in the future.

I recently refinance my home with 21st Mortgage. It was not a good experience. No one kept me informed on the progress of my loan and no one could answer my questions. I got passed around and still didn't get an answer. My loan was already with 21st but it took around 60 days to get to closing. This is unacceptable. I work in the mortgage business and it has never took me 60 days to process a loan. I am just blown away by the lack of member service.

I heard about 21st Mortgage Corporation through a property manager for a lot that I met randomly. I chose them because there weren't many other options for financing a manufactured house without 20 or 30% downpayment. It allowed us to access a property that was better value. Not so run-down. Because we could increase our purchase price significantly.
Working through the mortgage process with 21st Mortgage was a pleasant surprise. Initially, we had aimed for stick-built homes and had gone through other loan approval processes. However, with 21st Mortgage, particularly in working with Lindsay, the process was much simpler. Their website functionality was top-notch, providing a streamlined list of necessary tasks, which made the experience effortlessly efficient. Lindsay's responsiveness was unmatched, keeping us informed and promptly addressing our queries, which was invaluable, especially considering the challenges posed by the seller's agent and unique appraisal requirements.
What truly impressed me about working with Lindsay was her proactive approach. With certain aspects, like the minor repairs that needed addressing on the property, she ensured I was aware of the steps necessary, supplying information directly from the underwriter. This minimized stress since the bottleneck wasn't on our end, allowing us to meet all requirements in a timely manner. Our successful transition to a monthly payment plan cheaper than renting was a significant life milestone, pushing us closer to achieving financial freedom. For any family or friends considering such a service, I would wholeheartedly recommend 21st Mortgage. They made the complex and often overwhelming home-buying experience manageable and organized, helping us focus on the right tasks at the right time.

My experience with the representatives at 21st Mortgage was generally positive. They were very helpful, and I worked closely with a loan officer named Joy who exhibited a great deal of patience with me, despite my challenges during the process.
However, there’s a significant downside. The annual percentage rate I received was ridiculous; it has doubled compared to before, even though it’s the same home. This increase is something I find unacceptable, and unfortunately, they didn't provide any insights on when or how I could negotiate better terms or potentially refinance.
Ultimately, while I found the service and support from individuals like Joy to be excellent, I’m thoroughly dissatisfied with the financial aspect, especially the higher payments, tremendous deposit required, and increased insurance costs.

The trailer park I found my mobile home in that I purchased uses 21st Mortgage, and they recommended me to them to get the loan for the place. My journey with 21st Mortgage wasn't the smoothest; the process was quite lengthy. Initially, a mistake with the seller's name on the first loan application led to a rejection. This forced me to go through the ordeal of applying for a second loan, including resubmitting documents and undergoing employment verification again. Overall, it spanned about four months—from my first inquiry at the end of May to finally obtaining the keys.
Despite the extended timeline, I had a positive communication experience with my representative, Tyler. He was really helpful and responsive, always returning with the information I needed even if he wasn’t available immediately. Overall, I’d rate my experience a three out of five due to the hiccups and delays, but I'm immensely grateful for the blessing of our new home. I'll tell others to go through 21st Mortgage if they were looking into a mobile home like we did.

My loan officer, Justin, was fantastic and truly helpful. This was my first time buying something of this nature, and he answered every question I had, which was crucial given that other realtors weren't as accommodating. There was one memorable instance where he helped me save $500 from not having to pay an extra charge with the sellers, which really stood out.
However, dealing with the underwriters was a different story. The approval process dragged on for about a month and a half longer than it should have. They continuously asked for more information, which caused delays and frustration, almost jeopardizing our place.
Despite some aspects of the process being challenging, I would rate my experience a 4. While I appreciated Justin's assistance and some other elements of the service, the lengthy approval process required patience.
Overall, I'd say my most positive interactions were with Justin, whose dedication and comprehensive support truly impressed me.

My experience with 21st Mortgage was not without its challenges, particularly when it came to working with the loan officer assigned to me. Throughout the application process, the officer seemed unavailable, possibly on vacation, and this led to different people stepping in to assist at various points. This lack of consistency caused delays, setting me back a couple of weeks.
Another aspect that stood out was the website, which I found not very user-friendly. Enhancing its usability could greatly facilitate consumer interactions and improve the overall experience.

The property I was interested in was a twice-moved manufactured home, and 21st Mortgage Corporation seemed like the only viable mortgage option for this type of property. Initially, the process seemed quite efficient and the pre-approval phase was quick and smooth.
At first, I dealt with Joy, whose title I am unaware of, but she was my main point of contact before the file went to underwriting. The early stages of the experience were manageable, though things took a turn for the worse during the latter stages. Once my application went to underwriting at 21st Mortgage, the process visibly slowed, also accompanied by lackluster communication from their end. There were multiple delays in closing my mortgage, which was frustrating. I regularly needed to follow up with the company to keep the process moving, and my original closing dates were postponed more than once. The inadequate level of communication within their team made the process burdensome. Ultimately, this experience felt murky and dissatisfying regarding customer service.
In terms of interest rates, I found them high, but given my circumstances, there were no other available options. I hope to refinance with another lender as soon as possible. Unfortunately, I was not overly impressed with the service, to the point where I wouldn't recommend them based on this experience.
However, I will say their online portal was a breeze to navigate and rates highly. Uploading documents was straightforward, which helped amidst the other challenges. Given all factors, while I'm slightly thankful the loan did go through, the lack of effective customer service and communication was a letdown, and it significantly diminished any enthusiasm I might have had from securing my mortgage through them. The procedure was troublesome absentee of their online portal's competency, from start to finish.

My experience with 21st Mortgage was largely uneventful, maintaining a typical mortgage transaction. I found it convenient that the online application process allowed me to start and stop at my pace. I appreciated this flexibility.
The representative I dealt with was knowledgeable and efficient, guiding me through the necessary steps to finalize the deal. While nothing particularly memorable stood out about them, they were undoubtedly helpful in getting things done. If asked, I would rate my experience positively.
There was no specific impact on my life—essentially, I aimed to purchase something, and they facilitated that need without incident. Should anyone seek my advice on working with 21st Mortgage, I'd suggest being prepared with all required documentation. They were thorough in addressing every question I posed, ensuring my journey was smooth from start to finish.

What impressed me the most with 21st Mortgage was their clear communication. The loan officer assigned to us made everything clear, ensuring we understood the steps involved. Their email communication was timely, which kept us informed about what was needed at each stage.
However, there was a hiccup at the end. We initially scheduled a closing date for late May. Unfortunately, 21st Mortgage informed us they needed another week to prepare the documents. This resulted in a delay, and we had already made other plans for that weekend, believing the closing wouldn't happen. Suddenly, while traveling, I found out the closing was back on, which was inconvenient. The mix-up appeared to be a miscommunication between 21st Mortgage and the title company. I felt worse for the previous homeowner, who was ill and wanted to settle everything promptly. Despite this, I would still highly recommend 21st Mortgage to others, as the service overall was quite good.

It was my first time taking out a home loan, and it ended up being a very nerve-wracking experience, but that was not necessarily on 21st Mortgage. I ended up at the doctor with ulcers, whether from the loan process or from trying to get everything accomplished.
It took three months to get the loan. The interest rates are extremely high. The experience was drawn out, and they were super picky. There were some things that they questioned about repairs that I had to take care of. From the beginning, the pay stubs at my job show two different setups, so it took a long time.
Everybody I talked to in customer service was very good. Joy did a great job. She was extremely helpful in getting me through the whole process.

Why does it matter when we are calling in to make payments every week just to be harassed and told “we have to discuss the account and why you were late”! Don’t they make notes in the file or are they illiterates and incompetent?? They expect you to have a long stupid “discussion” every week saying the same thing???? Before you make a payment?? Ridiculous!!!
They have already been told we will be making payments every WEEK until caught up how is that not good enough and oh the threats and condescending tones in which they talk to you!!! They are disgusting and should not be allowed to talk to consumers. They do everything in their power to piss people off and harass you and make you feel like you are nothing and it’s wrong and they should ALL be ashamed! I didn't really choose 21st Mortgage Corporation. My Realtor is the one who got in touch with them to take care of the financing because they do mobile homes financing, and there are not very many places that do that. The overall lending process was okay. It was a little slow at some points, but I think that had to do with the seller's Realtor because they had to take care of some things before we could fully fund.
They seemed very efficient and very competent. They didn't leave me wondering what was going on, because they were very straightforward. If I did have a question, they answered it in a timely fashion. It was very good as far as I know. I don't have anything to compare it with, so I was pleased. My main contact was my Realtor, and he was more in contact with them than I was. However, if I did need to speak with somebody there, there was a phone number that I could use to call.
I'm in a home. So it impacted me fairly well. I wasn't all that pleased with interest rates and stuff, but I know that's just what the industry for mobile homes is. You don't really get low interest rates unless you get a real high-end loan.

It took a little bit longer than I hoped, but we had extenuating circumstances, being that it was a mobile home. We had a lot of paperwork to get back and forth, and a little bit of confusion with the paperwork. But basically, the people were wonderful, very, very sweet.
I've already made the payment ahead of time, and it's gonna be fine. One thing I would like to have asked was the insurance and mortgage insurance. I would have liked to pay that up front. Otherwise, we were completely satisfied. I have no complaints about Lindsay as a loan officer. She was great. There isn’t any ill will toward her. Things happen, I understand that. She was very helpful, communicated very well, and kept us informed on what was going on.
They told me it takes up to five days to process a payment, which seems excessive for a digital payment. So I called and corrected this at that time. I was told that since I was a good customer they were sure this would be waived and sent it up to be approved. It was not and I never received anything from 21st stating that, and now 6 months later it is showing back up on my statement. Called back and went thru the same information again and they said they saw it in my notes from back then but that they said they had told me I had to have a letter from the bank stating that there was issues with my bank account and they would not accept my word on the matter only the banks.
So now I have to find the time it takes to get back to someone at my bank and find out how to get a letter sent to 21st so that $20 dollars can be removed. Really, I guess they think all customers are criminal master minds looking to get out of a one time issue, not like it has been a know issue with my account. Bad communication all around. It couldn't have been their employee who failed to inform me. It was me who has a bad memory. Had I been told back then I needed a bank letter I would have done so. But I never heard anything from them until now and they take no responsibility for the lack of their employee not following their procedure of what needed to be done, back then.
They told me I must have forgotten what I was told and therefore I am in the wrong and need to jump thru hoops to get it cleared up. Thanks, yes it is only $20, but for $20 they are fine treating their customers like they are forgetful and are not worthy of explaining what happened, only if I have proof from the bank. My word doesn't mean anything to them. Thanks, signed A Great Customer!

We were doing everything online with 21st Mortgage. Teresa was our mortgage consultant and we also had a realtor. This was for a first-time buy of a mobile home. We were supposed to close on April 1st. When we went to close, I was told I could not have a key because of the fact that they needed a comp plate. I never heard of a comp plate so I wasn't familiar with that. Because it's a mobile home, they have some kind of plate that you get through Trenton. If I really needed that comp plate, that would've held things up even further. I was never told that I needed that until right before closing. But we found out through various places that we did not need a comp plate. As long as I have the title and the deed, everything should be fine.
I was discouraged over that. I was very upset that things were delayed like that. That comp plate really held me up. Because of that, I owe the other place where I lived in Middletown $970. When you have to be out of a certain place at a certain time, that wasn't a good situation. Teresa really should have looked into that further. It’s extremely easy to work with them. I signed up online and it was very easy. When I was approved, I just uploaded my documents. I was approved in about a week.
My mortgage guy was very empathetic. I had lost my husband, so I was using my husband's life insurance. And he was really kind. Any time I needed to ask a question, I emailed him and he responded quickly. I felt very comfortable with him. He saw me as a person. I love him.

They sent my title, but they wouldn't call me back to keep me updated on anything. Communication is just not there. It was to the point where I was on hold for five hours to try to get answers because otherwise, I was gonna get kicked out of my park. I'm not very pleased. The payment process was fine, but everything else about the 21st Mortgage is not the greatest.

21st Mortgage Corporation was one of the only banks that did mobile home mortgages. There were a lot of steps and things that need to be proven and a lot of paperwork to get approved. But the company didn't really make it hard, so it wasn't difficult. We started in January and we were approved in March. We had a mortgage loan originator to call for any questions. If that person was not available, then there was another person who could step in. It was quite easy.
The amount of proof that is needed makes the loan process more difficult. One of the proof needed was your downpayment and where it came from. You have to prove every single line of where the money came from and prove it wasn't just random money you found on the ground. It was fine, but that was a long process of finding bank statements. That was a hard part in the process.
I would recommend it to someone who's a newbie who has never bought a house because there are a lot of steps involved that you actually don't know until you're in the middle of it. Working with 21st Mortgage was a positive experience because we were able to get our first home and it was a good home that we liked. We also were able to bring down the price based off of their appraisal that we did through them. The process was long and tiring, but it ended up being quite easy and manageable.

The application process with 21st Mortgage was fine. The thing that I didn’t understand is they pulled my credit over 60 points lower than everybody else. The communication was terrible. The lender dragged his feet on getting stuff done. Because of that, we closed almost two weeks later than we were supposed to. Overall, the whole process took over a month. I was a first-time homebuyer, and they should have been forthcoming, more understanding and patient. They treated me like I didn’t know what I was doing and didn’t know what questions to ask.

Most of the application was done over email. I only wish they could call and explain the documents that they want a little better. That aside, 21st Mortgage was pretty good.

I currently bought a modular home. 21st and Triad were the two bigger companies that offer loans on modular homes. I had someone that had a poor experience with Triad, so I wanted to give 21st a shot.
Obtaining the loan was very easy. The first one I went through was a power of attorney and it wasn’t that good of an experience. This time, I didn’t have someone in between us, so it’s just the buyer and the seller.
When you’re looking at all these stuff as a first timer and you don’t know really what you’re looking at, it can be a daunting task. But 21st’s loan officer helped make that very easy. He was very knowledgeable and explained all the steps. He went over everything and I gave all the information. He offered all of the paperwork and helped out with that. If there was something missing or more detail was needed, he was very thorough about that. He would also phone me weekly just checking in to see how I was doing and if I needed help with anything. We had an instance where it was an urgent matter. The loan officer called, explained the situation, and we got taken care of. As a loan officer and as a person, he did do his checks and made sure everything was good.
Their website was very clean and organized and was easy to navigate, so I knew what documents I needed or were missing at that time. The one con that I have with it is that I tried to save my computer and phone as a saved device and it didn’t work. So I have to log in every single time. I know that’s part of security so I’m not saying it’s bad. It’s just, when I’m trying to log in pretty quick to make a payment or look at something, I have to wait for that whole login process.

The process was fairly easy. I've purchased a couple of homes before. It’s a different process but I feel like it was a lot smoother with them.
It took a little over a month, but that was more so on me because we were selling another property before I could buy this one, so I wasn't in a rush. But as far as they're concerned, any time that I needed anything from them or was pushing things through, they got it done pretty quick.
The representative was very responsive. Any time I had a question, I would shoot him an email and he would get back to me and my agent within an hour. He was very, very responsive and knowledgeable.
For a mobile home or something financed that a bank doesn't do, 21st Mortgage is a good option because they'll get the process done. And it's fairly painless.

It seemed like there were so many people involved that I ended up sending information twice, late in the game, which delayed my closing (with penalties). Also, it seems ridiculous that you can't wire the proceeds of the completed loan to the borrower, only the title company. (which cost even more penalties). I felt like 10 days after the scheduled closing date was excessive, and expensive and I should have gotten some fee reimbursed. For example, we had to wait a week for the park to advise as to a loan increase.

It was not a fun nor pleasant process on either side of the transaction. I was not assigned to the correct "department". This complicated the issue. I felt I had to "know" more than I could count on either representative knowing. It may have been meant to serve me as the customer, but in hindsight it made it harder for everyone. The person assigned to me was often out of the office, this did not help in an already confusing situation. Most importantly, I chose 21st based on the rates advertised. When the time came, my rate did not match up nor coincide with my terms that included my $20,000 down payment. It seemed impossible at the time to unwind and start again with another servicer, but I will say I considered it often.
I hope to payoff this loan, or to refinance in the near future. My first inclination was to rate this a two, because although I was not happy with the rate, the process did finally complete. I changed it to a 3 because there were many, many emails and although not always timely, most were eventually answered. I did not get an email regarding my document package, but I figured it out. For my part as a first-time buyer, I take responsibility for my part in the emails and some of the confusion. If both sides had been forthright, this process would have likely been smoother. I learned about the process as I went, not knowing and not trusting either side of this transaction to have my best interests in mind, I felt I needed to stay on top of things, best I could and that was thru those emails. I would not recommend 21st.

I was looking to buy a mobile home that was built before 1976, and 21st Mortgage was the only company that would finance it. I had the worst experience with them. The couple of people that were supposed to be in charge of my loan were worthless because they refused to make phone calls. I ended up doing their job for them. They told me at first I could text them, and those did not go through. I was later told that the company doesn’t respond to text messages.
The 21st Mortgage website has sort of a checklist for things that need to be done. I never knew if they're done or not until the people in charge of reviewing my info have checked it. That’s it if they check it, because there would be times they wouldn’t check it for a whole week. I had to call or email them or leave a voicemail. I kept trying to get ahold of somebody to do something. Because nobody was responding to me, I started over and called the company’s hotline. Once I got with any random agent, they would call my agent, Dylan. That’s how I’d get stuff done.
Any paperwork or forms that they need to be filled out, like verifying employment, how much I’m paid, or how many hours I work, they refused to make phone calls unless the paperwork was needed. They weren’t very clear how to fill them out. My boss asked me if they filled out a form correctly, and I would send it to 21st for them to check. They never got back to me but denied my loan because the form wasn't filled out. I emailed them back and asked them again, and nobody answered. Finally, I got in touch with an agent, and they told me they don’t know how to fill out the forms. Yet the company was sending it to me, my employer, or our banks. They didn’t care. It was such a complete headache.
Another big issue I had is when I first asked Dylan how long the process will take because I have a buyer for my home, he told me it would take about six weeks at the longest. It took us four months from the start to finish to close on the loan. It’s taken another four to five months for the loan to actually be closed on 21st’s end. I moved out of my old house and had to live in friends’ and family’s houses.
Most of our problems came from 21st. We closed in October, and even then 21st was still fumbling the ball. We haven’t made even a single payment on our home yet. The loan has finally been funded just last week. They should be doing the finishing paperwork so that we can start making our first payment on our home this month.
I’m not complaining too much because it’s just one more month that I don’t have to make a payment on the house. But my house doesn’t have insurance and I don’t know where exactly that stands legally. Do we own it? Do they still own it? Nobody can answer any questions, especially Dylan because he didn’t know what the heck was going on.
I reached back to him, and he told me he’s no longer in charge. But he messaged me a week or two ago asking me if I can sign a paperwork saying that I only paid the title company $1,400. But I paid them $2,300. Where’s the rest of the money? They kept telling me it’s been taken care of. I told them I need an explanation, and they still haven't responded. There are so many things going wrong with it. It's absolutely horrible.

It was not easy to fill out everything, but after I had that done and got in contact with my person, he was there throughout the whole process. Know what needs filing out and how specifically to put it in. It depends on what is being purchased. I didn't think that the rates would be so high, but I've learned that comes with the home that I purchased. Since it was a mobile home from the park owner, I had to put it under something different. He helped put it all together, so it’s an easy payment.

I found 21st pretty much just by googling ''Mortgages for mobile homes'' because there's not very many places that do mortgage for mobile homes. And they had one of the better ratings for mortgages for mobile homes and that is how I chose them.
Unfortunately, they only do the chattel loans for mobile homes. A lot of the times, the mobile homes don't qualify for the first-time homebuyers. It ended up just being a mobile home loan.
The application process was quick. We had somebody contact us and they were very thorough with the exact things that we needed to get our application moving and processing.
The process would have been a lot quicker if we didn't run into problems with the buyers. The buyers really held up the process. But our whole process from application to closing took about two months.
Our original loan originator had some personal things come up and I got reassigned to somebody else. But everybody that I spoke to through the entire process, whether they were my loan originator or not, were amazing. They would either have the answers or get the answers for me. I wouldn't change the process with 21st. They were all very receptive, very responsive, and very helpful, thankfully.
I always had a lot of questions because it was a frustrating process. They were very compassionate and sympathetic about just how long the process it took. And they were just very diligent as well. They had to reach out a few times and get some clarification on what was going on on the seller’s side of things. And they never seemed to be put out or inconvenienced. That was very reassuring.
21st Mortgage impacted my life greatly. I am now a homeowner, which, in this economy and how things are going, I never really expected that to happen any time soon. It has given me my first home, which we’re very happy and still very excited about.
I would definitely recommend 21st Mortgage to friends. I’d tell them that mobile homes are still on the expensive side, but it gives you the opportunity to at least put that towards something that you own. It's a stepping stone. Whenever I’ve had questions or didn’t fully grasp certain aspects of the process, she has taken the time to explain everything clearly, ensuring I feel confident in my decisions. As a first-time homebuyer, this journey could have been overwhelming, but Kella has made it so much easier with her kindness, professionalism, and dedication. I engaged with 21st Mortgage Corporation while in the process of relocating to Illinois due to new job opportunities for myself and my fiance. I discovered 21st Mortgage through a simple online search, and despite some hiccups, I am quite satisfied with their service. Initially, I found the process to be a bit slow, primarily because they only have one office in Tennessee. We had to send documents for wet signatures through the mail, which seemed outdated considering the technology available today.
The lending process itself was fairly smooth, although it was lengthened due to my job transition. 21st Mortgage waited until I received my first paycheck in the new position, which was understandable. Their team was responsive, and Kayla, in particular, was very helpful. She consistently communicated what was needed and why, which provided clarity throughout the process. Moreover, I appreciated their online application process, as it allowed me to quickly upload the necessary information. Communication was my top priority, and they met my expectations effectively. While we faced multiple life changes such as moving and starting new jobs, 21st Mortgage facilitated our transition smoothly. Although the interest rates were higher than expected, they seemed to align with the current market rates.

I was a first-time homebuyer trying to get a manufactured home, and I decided to go with 21st Mortgage after receiving recommendations from a couple of friends. The loan process wasn't too difficult. Once I found out about 21st Mortgage, I got their contact number from my Realtor and called the company. They guided me through each step of the loan process. It took about a month, mainly due to delays from the seller and some technical difficulties on our end.
The loan consultant provided excellent service, and I didn't always have to reach out or figure stuff out. He frequently checked in to ensure everything was on track and walked me through anything if I was stuck. I had to upload documents through their website, which was easy to use.
If a friend asked about 21st Mortgage, I'd tell them that it's a great service with an easy process to go through. 21st gets it done asap, so they'd be in good hands. Overall, my experience was positive, and I would recommend them. The customer service and the consultant's assistance were excellent. While I rate the price and annual percentage rate as a 4 out of 5, the website's ease of use deserved a perfect score.

I had two friends that used 21st Mortgage, so I figured I'd give them a shot. I'm glad I did, because my realtor liked them. My whole experience was impressive, and my realtor has even started referring others to them. Everything was quick, easy, and very well set up. It took about 6 weeks—faster than I expected.
The loan officer I dealt with was fantastic. He responded to all my questions promptly via email and handled most of the process seamlessly, leaving me with few questions to ask. It was a straightforward home loan process and communication was well.
Overall, I would rate my experience with 21st Mortgage as a 5 out of 5. The customer service and quality of service from the loan officer were top-notch, and I found the costs to be quite standard. Their website was also very user-friendly, earning another 5 out of 5 from me. I highly recommend them.

I recently worked with 21st Mortgage when buying a manufactured home. My experience was not the best, particularly with our loan officer, Teresa. We found the process unclear and had to figure out many details on our own. Teresa wasn't present during the signing, and there was no follow-up from her. Fortunately, the seller's loan officer helped us throughout the process.
Regarding the rates from 21st Mortgage, they were quite high, but considering the current economy, I'm satisfied with what we secured. One aspect I did appreciate was their online portal, which was user-friendly, though it could benefit from a bit more organization.
Overall, I would rate my experience with 21st Mortgage as a 3 out of 5. Their customer service, particularly with Teresa, would get a 1, but their online service would receive a 4.

My experience with 21st Mortgage Corporation has been overwhelmingly positive. I recently purchased my first home, a modular, through them. The process was smooth and efficient, thanks to the exceptional service from my loan consultant who communicated brilliantly at every step. The convenience of making mortgage payments online was a major plus—no hidden fees, which is rare compared to other lenders I considered.
The interest rate I received was middle-of-the-road, which is acceptable for my loan type. While I hope to refinance if rates drop, I'm currently content with where they stand. I highly recommend 21st Mortgage to friends and family due to their supportive and efficient service, making the approval process straightforward as they handled everything once I provided the necessary information.

I recently secured a mortgage through 21st Mortgage Corporation for a mobile home, and the experience was somewhat mixed. I chose them because not many mortgage companies are willing to finance mobile homes. The overall process was quite long and drawn out, which was a bit off-putting. Unlike my previous experience purchasing a regular home, which was straightforward, this time involved a lot of back and forth with a broker since there's no local 21st Mortgage office in West Virginia.
The closing process was particularly tedious. After signing all the necessary documents and providing the down payment at the broker's office, I still had to wait for the paperwork to be sent to 21st Mortgage, reviewed, and finalized, which delayed my move-in by about a week, despite everything supposedly being completed.
Despite these frustrations, 21st Mortgage consistently stayed in touch, providing updates and being readily available for any questions I had without long wait times. While the process coincided with holidays, which contributed to delays, the requirement to go back and forth between the broker and 21st Mortgage could have been smoother and faster.

He promptly updated me, quickly responded to my requests, and handled every inquiry with exceptional speed—sometimes resolving questions within hours. This attentiveness and clarity made the entire process easy, similar to my past experiences with them. While the rates were a bit high, they are what I expected for this type of property. I went through the mortgage process with 21st Mortgage Corp to purchase a modular home in a 55+ community. Initially, I was apprehensive because the company is out-of-state in Tennessee, but they ultimately approved me. The entire process took from October to January, which was delayed primarily due to issues with the seller taking time off for holidays and complications with the title transfer. The application process was mostly online and relatively simple, although challenging for me due to receiving a lot of cash tips from my driving job. This required me to have my friend cosign, which I was hesitant about. Communication primarily happened through their app, which could be more user-friendly as it often required me to repeatedly check for updates. When I had questions, I had to call Dylan, the loan officer, who was thorough and knowledgeable.
I was required to submit a weekly pay stub, which was tedious. Despite these hurdles, the experience was positive overall, and I would rate my experience with the company as a 4 out of 5. The mortgage allowed me to secure my little house, conveniently four doors down from my sister in a lovely community setting, which has been life-changing and rewarding. I'm satisfied and would recommend 21st Mortgage Corp to others looking for similar home financing solutions.

Do not use this company. They are not upfront with you. We used them with the intention of getting our home on a permanent foundation to refinance into a VA loan. Nowhere along the way did anyone say that they do not release loans as “real property” until the loan is fully paid off. We were told the 1st time that it’s because the land wasn’t included. After calling later to refinance and add out land to the loan they said, “oh no, we don’t do that” and it would not be listed as “real property” no matter what until the loan was paid off because they “just don’t do that”. Do not use them or you will regret it.

I decided to work with 21st Mortgage mainly because they're one of the few companies that offer loans for mobile homes. However, the lending process was quite a hassle. I ended up accidentally opening three different accounts, and receiving emails from several people, which added to the confusion. It was challenging to manage the different account numbers and pre-approvals needed every time I looked at a different mobile home. Additionally, communication was all done via email, making the process feel very impersonal. I recently needed to secure a loan for a mobile home my husband and I were purchasing in the Finger Lakes area. We already own a home, so I wasn't sure where to turn for mobile home financing. Our realtor recommended 21st Mortgage Corp through a business partner, and we decided to give them a try.
The lending process was incredibly straightforward. Although detailed, it was very consumer-friendly. Most of the application process was handled online, and our loan officer was always in touch, guiding us smoothly throughout. One area for improvement would be the document submission system. Currently, documents need to be emailed, as the direct upload feature on the website doesn’t seem to work or isn't available, which could definitely be enhanced for smoother operation.
Our loan officer, Paige, was a standout in this process. She was extremely helpful, answering all our questions and working alongside us every step of the way. Whether it was about connecting with the lender or seller, she ensured everything was seamless, and we worked together effectively.
The experience was transformative. Despite a bit of anxiety caused by the appraisal company taking the expected five days, I was thrilled to close the deal, furnish our new home, and move in within 21 days. I haven't been incentivized to share positive feedback; my experience with 21st Mortgage Corp was genuinely outstanding.

I heard about 21st Mortgage Corporation through the realtor who sold the property, and it caught my attention. I reached out to them by phone to confirm they cover the area and began the application process. Even though it seemed like I was entering the same information multiple times, the representative I worked with was incredibly helpful and guided me in the right direction. She was always available to answer questions and ensured everything was in order.
My main concern was ensuring the process went smoothly, primarily because I received automated notifications about incomplete information. However, thanks to the representative's support, any confusion was cleared up quickly. It's not something I do every day, yet it was manageable. Selling my previous home took a similar duration, which I expected. Even though it took a month, the timeline was standard, and once we agreed on a price, everything fell into place nicely.
The process itself was relatively straightforward, though delays with third-party inspections during the holiday season slowed things down. The inspection process was somewhat frustrating, as it was slow and not satisfactory. This delayed the entire process and made us start from the beginning again, but I understand these are typical hurdles during the holidays.
What impressed me most was their ability to finance a mobile home, especially considering its age. Many other companies would outright reject financing such a property. As someone recently divorced and needing a quick solution, 21st Mortgage was empathetic and efficient throughout the journey. Despite the heavy reliance on third-party processes, their internal support was remarkable, and I always had someone to contact for assistance.
Overall, their support staff was outstanding, always providing the help I needed exactly when I needed it. Even my agent contacted them occasionally, and they were consistently accommodating. They made what could have been a challenging situation seamless, fulfilling my needs despite the common issues with third-party interactions. Overall, their service is one I would highly recommend to anyone in a similar situation.
