This is my first home purchase and my realtor recommended 21st Mortgage. I decided to work with them and my experience was positive; their team was knowledgeable, and the first few conversations were beneficial. However, things unexpectedly took a downturn. The person assigned to my loan became uncommunicative—I struggled to reach them via phone and email. I was advised to reach out to another person, Grant, only to be redirected to the original coordinator. Unfortunately, communication was sparse, leading to frustration. My realtor even had to step in at one point due to the lack of updates. It wasn’t till right before the closing date that communication improved.

The application process with 21st Mortgage was incredibly straightforward and everything went smoothly. One aspect that really stood out was their customer service. I appreciated that I could contact my customer service rep whenever needed, and he was consistently very helpful and pleasant to deal with. My overall experience was positive, and I would recommend 21st Mortgage to others considering their services.

If I was to do it all over again, I wouldn't go with this company. Ineptitude, repetition, having to read things to fill grown adults, and do their math. Was a nightmare. My 'agent' couldn't figure out how to read an email and what was attached. I was then harassed my entire vacation (out of state where I had no access to anything) along with being pressured to accept their insurance policy because they rushed me to death. Yeah, not a great time.

We had a very short timeline for obtaining this mortgage, and she really helped expedite the process. We were able to close on our new home on time, and we couldn't be happier.

Verification of Employment was stressful. I supplied 3 years of W2s, 3 check stubs. I work for the State of California and we are paid monthly. Because the date of start of loan process was after the first of the month, the pay stubs I provided was past date. Due that the fact that pay warrants are issued once a month I could not provide an up-to-date pay stub. Therefore, I had to go through process of personnel providing a VOE. I ran into difficulty with that because my personnel specialist was on vacation.. It was a lot. Therefore, the process was a bit tainted for me. I am happy that eventually the loan was funded.

This mortgage company is a joke. They say you need a 620 credit score (mine was 694) and at least 3% down (I offered 5%) and they STILL rejected me. And, it was for a $67K mobile home and not the friggin' Vanderbilt mansion! A company with such inconsistency is not someone I would want to do business with.

Our experience with 21st Mortgage isn’t like most people’s. Where we bought our home was shut down because the owner was embezzling money, it happen to be in the process of us buying our home. The manufacture and the 21st Mortgage stepped in, they made a plan together changed the price on our home and several other things. Our home was never set set correctly and things were never fixed properly.

Ms. Joy ** at 21st always went Above and Beyond in helping us get our loan on our second home, on every hurled or roadblock we hit, even when we thought about giving up, Ms. Joy was there encouraging us to stay in there, it will happen. Then finally it happened, got all the I’s dotted and the T’s crossed. We are now enjoying our second home with family. However, Nia ** is very unprofessional. Around 1:33pm on October 3rd I called customer service inquiring about the next steps or if any to the follow up process of my home being in a fire. Now if you go back to prior conversations, Nia and I have already had escalated tones as well as words and delivery with our last conversation.

I applied for my loan around 5/6/2025. We closed 8/15/2025. That was ridiculous! Every piece of documentation wasn't right, wasn't what they wanted though they asked for them. It was basically a nightmare for seller and myself. I've purchased other homes and never had such a hassle-ridden process. My realtor and insurance agent had never seen such requirements. I will say communication was good but never good news.

This was my first experience with 21st as a loan customer. I have used them to help many, many home loan purchasers in my business experience of 31 years. They work diligently to get the loan done and are the best way to proceed on a project which requires development of improvements at a home site before the manufactured or modular home is placed there. Less fees, loan interest on improvements, and no PMI for their loans.

Updated on 09/02/2025: These people are the worst, to deal with, they will don't care about you or your issues. Either you pay them or they put you out on the streets,, they change your payments whenever they want and if you don't have the money to pay the raise they just keep pulling out of next payment and the next and the next making every payment late from not enough funds, this is what we are dealing with now. Insurance went up and escrow was low, we had called and fixed the insurance issue and 3 months later 21st still has redone our payment back to the right monthly payment and now they won't answer my calls.

This place is a joke. Stay away from them. They nitpick everything and waste time and money. The underwriters are worthless. They have wasted over 2 months of my time and money and still nothing. We had professionals look at the house and say everything is fine even though their ** underwriters are saying it’s not. We have spent a lot of money already for nothing when they don’t even go by the professional's opinion. They look at pictures and take a guess making a decision off of that. Worst experience I’ve ever had and I’ve bought many houses.

I had Drew ** as my mortgage broker and he kept me in the loop constantly to let me know if all of the steps were being taken and although we had some bumps in the road, he kept me positive and assured that all was okay. He was very helpful and as an older person, I appreciated his patience with me on some things.

My loan officer apparently quit in the middle of my loan processing. I was the one who had to constantly call and keep them on track to make my closing which ended up three days later than expected. They did not reassign my file and I was given very poor interest rates despite my very high credit score. This seems like a predatory lender and practices.

With having a long background in mortgage banking myself mainly in conventional mortgage programs prior to becoming disabled I can say the entire process with 21st mortgage Corp was excellent from application to underwriting to appraisal process to clearing to close all excellent. Great business model, great people working for the company, their future looks bright and they provided a much-needed service.

We were left believing that the loan was not going to close either on time or at all, and neither us nor title could determine what was going on. No notices, no updates, nothing. And then, when the loan was supposed to fund after not hearing anything for several days, it funded. All it would have taken was a little bit of communication on the last few days for us to have received a positive human experience throughout the transaction. However, that window of going dark made the entire transaction nothing more than average.

This effort meant the world to me as I was ready to move in, and their hard work made the process smooth and rewarding.

They consistently sent emails to wrong address. I had the correct information for the home and they argued with me because the agent sent in wrong title.

Brian W. helped us complete a very quick refinance of our home. He was extremely clear in is instructions as well as very helpful when I needed him to clarify a document or action. And he kept me updated on status at each step of the process. This was the fastest refi I have ever experienced. "Thank You" Brian W, for all of your excellent help!

Dealing with 21st Mortgage has been a wonderful experience. While my girlfriend dealt with getting all the initial documents to the appropriate party, everything was smooth sailing, and I couldn’t be happier with the experience, and also being able to obtain homeowners insurance through them meant not having to deal with the hassle of shopping around.

A park manager told me that 21st Mortgage Corporation would be a place I'd be able to get a loan from. The process, however, turned out to be lengthy and quite challenging. It took about three months to finalize the loan, as there were several meticulous aspects that required attention. One major issue was proving employment because the pay stubs from my job had different setups due to my workplace having a sub-corporation. This, combined with required repairs that were questioned, contributed to stretches of delay.

If I could rate a “0” I would! The worst mortgage company ever and I have dealt with many over the years. The harassment and the company preventing you from making a payment when you call in until you have “discussed” the reason you were late. Why does it matter when we are calling in to make payments every week just to be harassed and told “we have to discuss the account and why you were late”! Don’t they make notes in the file or are they illiterates and incompetent?? They expect you to have a long stupid “discussion” every week saying the same thing???? Before you make a payment?? Ridiculous!!!

One thing I would have liked more was more contact. This was my husband's and I's 1st experience and it was very confusing. And at some points it got to a point where we were not sure about going through with the whole process.

Joy ** was great but when she was out of the office no one knew what was going on and the underwriters were not good at all. We moved to a small town with only 300 people in it. So you can't expect to have a comp homes within 7 miles or even 20 miles. And after we were approved and had over 10% down they changed it and need 20% down which we had but after a month of being approved with the first one to have to change it was bs and the whole thing took way too long between the underwriters and joy being out of the office. It took us 3 months to close on the home.
