Rates

Citi Mortgage publishes its current lowest rates for both conventional mortgages and refinancing. You can check purchase and refinance rates on 15- and 30-year fixed-rate mortgages.

To get adjustable loan rates, customers must call Citi Mortgage directly. Adjustable-rate mortgages (ARMs) usually start with a low interest rate before the rate begins changing regularly. Be aware that, with an ARM, you might end up paying more over the lifetime of the loan, depending on what happens with interest rates.

Citi Mortgage’s home purchase rates from 2019 to 2021 were lower than the national average. The lowest rates are only available to the most highly qualified individuals. Customers are seen as more qualified if they have a high credit score, high down payment, high income or low debt-to-income (DTI) ratio.

Application process

Getting a mortgage through Citi Mortgage starts by requesting a call from one of its mortgage officers. You can do this by filling out a simple online form that collects very little information — just your name and contact information. The company will then connect with you to discuss options and kick off the application process.

With Citi Mortgage, plan on allowing around 30 minutes to complete the application. The company calls this its SureStart preapproval, which comes with a “firm commitment to lend.” A mortgage representative will be available to assist you throughout the application process. You can expect the entire mortgage process (from application through closing) to take between 30 and 60 days.

A ConsumerAffairs reviewer from Kendallville, Indiana, had this to say about applying with Citi Mortgage: “They were so easy to work with. It was incredible! I have tried to work with other companies but they were way too complicated: repetitive questions and overkill with the paperwork. Citi Mortgage was very easy to work with.”

Once your loan is closed, it will be serviced by Cenlar FSB. You can make mortgage payments, access monthly statements and manage your account through Cenlar’s loan servicing site.

Citi Mortgage application features

Loan types

Citi Mortgage offers standard loan options, including fixed- and adjustable-rate conventional loans and jumbo loans, plus government-backed mortgages like FHA and VA loans.

Where it stands out is with its Citi HomeRun Mortgage plan, which offers down payment options as low as 3% and flexible credit guidelines on loans up to $647,200 in most areas.

From 2019 to 2021, Citi Mortgage received 62,775 applications for home purchase loans and closed on 35,922 (57%). The company denied 4,543 applications (7%).

Loan applications for home purchases only by year

Refinancing

Citi Mortgage offers pretty standard options for refinancing. Options include rate-and-term and cash-out refinancing. According to federal data from the past three years, rate-and-term refinancing has been a more common choice among Citi customers than cash-out refinancing. As interest rates increase after bottoming out in 2020 and 2021, refinancing may not be as popular.

HELOC and home equity loans

As of publishing, Citi Mortgage is no longer offering home equity loans or home equity lines of credit (HELOCs).

Requirements

Citi Mortgage doesn’t publish its required minimum credit score for borrowers, but the industry average is typically 620. The company does offer FHA loans and its HomeRun Mortgage, two products that are good for those with lower credit scores.

Apart from your credit score, other factors Citi uses to determine which loans you qualify for and how much house you can afford include your income, your debts and the amount of your down payment.

National mortgage requirements by type

For other loan types, read our guide on USDA loans.

Cost and fees

Citi Mortgage costs and fees on a mortgage include closing costs. According to the company, closing costs usually add up to 1% to 4% of the home value. It divides these costs and fees into three categories:

  • Loan-related costs and fees (e.g., application fee, credit report fee)
  • Title-related costs and fees (e.g., title search fee, lender’s title insurance, owner’s title insurance)
  • Taxes and insurance (e.g., property taxes, homeowners insurance, mortgage insurance)

When you apply for a mortgage with Citi, it sends you a Loan Estimate with a list of estimated costs and fees.

My experience with Citibank’s home loan process was very frustrating and unprofessional. I originally worked with **Brandy ** (NMLS ID: **)**, but early on I felt she was not a good fit for us. After having trouble getting responses from her, I requested a different lending officer and was reassigned to **AJ ** (NMLS ID: **)**. AJ then sent us a preapproval letter, which made it seem like he was now fully handling our loan.

Even after that, Brandy continued contacting us as if she was still our loan officer. I made it very clear that I no longer wanted to work with her. AJ later told me that he knew Brandy and wanted them to work on our loan together so she could still receive credit. I told him I did not want that arrangement and did not want Brandy involved anymore. AJ said he would call me back the next day, but he never did. Instead, Brandy called and told us we were declined.

The entire process was confusing, disorganized, and unprofessional. It is unacceptable that the very person I asked to be removed from my file remained involved and was the one to deliver the denial after another officer had already sent a preapproval letter. Based on this experience, I would not recommend Citibank’s home loan department.

Mortgage loan in 2006 for $68,000. The first page of my loan documents was detailed spreadsheet with indicating $67,500, monthly payment, interest, due date and location to send payment. It also had a section misc payments. First amount was $850 broker fees. Second amount was closing cost for Citimortgage rep to travel from South Dakota to Indiana, $1750. The third item listed was $486.72 for Single Disability Premium. Those fees was deducted from the $67,500.

Issue and problems. August 11. 2012, I borrowed a ladder from a coach at the high school i worked at. I got the ladder home placed the ladder to install rafters on a 12 x 12 building. I positioned the first rafter 14 feet above the ground. The ladder collapsed and I crushed my right heel. After three surgeries and battling an infection I have issues walking and I am now living on social security disability benefits. My income went from $92k to $25k. I had finance issues and initially Citimortgage acted nice and helpful. I was directed to apply for a hardship affidavit. I started the process 9/7/12 and the final revision was sent 11/10/13. On 12/3/13, I was handed a summons suit of foreclosure. For eight months I spoke with four specialist and I was never told if my hardship affidavit was pursued, approved, or denied. Nobody had an answer. I lost my house I month later.

Issue number two, the single disability premium insurance I paid $486.72 placed in escrow. I started contacting specialist August 2012. For 13 years I have been transferred to seven specialist. I have sent five letters to Citimortgage in South Dakota. I have been told they are still researching the issue or we can't find your account. One person told me they can't locate the original documents, a copy from the original was sent December 2012 to the courthouse. I have dealt with two individuals who are the top individuals in the Home Owner Specialist. One asked me we to mail the spreadsheet with the name of the insurance company and amount, that was June, 2021. Still name reply.

The other top individual with the Home Owner Specialist was located in Missouri. We discussed the issues with multiple specialist the variety of answers and the length of time it has taken. She closed our conversation with this, "I am so sorry for all of the issues with your claim. I will launch an investigation. I will promise you a solutio". Our conversation was August 2024.... no reply. I spoke with an attorney and he told me a typical single disability premium costs $300 to $600. Factors that determine the single premium age income. Payout range from 50% to 80% yearly income or three months income or six months income. As of last week Citimortgage owes me $45,996-$78,193. This includes compound interest for13 years. We are meeting February 4, to review all of my notes and documents.

Citi never released the lien and they didn't use a title company nor title insurance to make sure that when the loan was sold that the lien would fall off. This all happened in 2013 and now I am trying to get some equity out of my home and I can't due to this level of incompetency. I have reached out to them via email cause there isn't a way I can actually talk to a human being!! They need to get their crap together and fix themselves.

My experience with Citi Bank Mortgage has been extremely disappointing due to persistent delays, lack of communication, and inefficiency from the team handling my loan application. I have been working with Francis **, Yuleisy **, and an unnamed underwriter, and despite my repeated efforts to expedite the process, my application has remained in progress for over five months. From the beginning, I made it clear that my loan was time-sensitive. However, despite my proactive approach—consistently emailing to confirm if additional documents were needed—I repeatedly received responses such as, “No, you’re all set.” Yet, weeks later, I would receive requests for the additional information which I had already submitted multiple times.

Communication has been a major issue. I have attempted to call Citi Bank Mortgage numerous times, as has my attorney, and our calls were never answered. My lawyer even sent an email stating, “30 days past the on or about closing date, and a TOE is underway.” This email was completely ignored, with no acknowledgment or response. Additionally, the timing of document requests has been highly unprofessional. Yulves has frequently sent emails requesting documentation late on a Friday, only to be immediately out of office, leaving no opportunity for clarification or follow-up until the following week.

To make matters worse, I received an email on February 7th stating, “Congratulations! Your property is approved. I know this took longer than expected, but we made it to the finish line.” Then, on February 21st, I was informed that there were still unresolved questions regarding my application. This contradiction raises serious concerns about the efficiency and accuracy of Citi Bank Mortgage’s loan processing.

Moreover, throughout this process, I have been asked basic questions such as, “Who is your agent?” and “Who is your lawyer?” These details were provided on the first day and have been included in every email correspondence since. This further highlights the lack of organization and due diligence from the mortgage team. Citi Bank Mortgage’s handling of my application has been marked by delays, poor communication, and unresponsiveness, making the process unnecessarily difficult and frustrating. I strongly advise others to consider alternative lenders that prioritize efficiency, professionalism, and customer service.

This was one of the worst processes I have ever been through. The amount of information I had to provide was ridiculous. I am a well-qualified buyer requesting a relatively small mortgage loan. The lender disappeared halfway through and the processor was incompetent. I submitted reams of information and it was never enough. I was even asked to write a letter stating why I was late on a credit payment from six years ago! After 5 grueling weeks, the condo was not approved because work wasn't finished on another building in the complex. It was beyond absurd. I did not feel respected or valued through the process. I felt like a criminal. Luckily I found another lender and was approved in a week - the process was so simple. I would highly recommend you find another lender.

Their marketing gambit is a scam. Also the rate Citi Mortgage offers are way higher than other and I suggest to ensure you hit bankrate before even thinking of Citi. I have three mortgages with Citi Mortgage and trying to refinance two of them. After paying $995 for each mortgage to have appraisals done, I feel like I am getting the runaround. It started out good with the Mortgage Loan Officer, with the exception of me having to activate my student loan payment to show how much I will actually be paying back, when my loan was actually at $0 dollars until my recertification next year. This was unbelievable! Anyway it reached the processors desk and it is impossible to get a return call. Last response I received was an apology that she tried to call but her headset wasn’t working. What in the world is that to tell a customer. I have sent over the same documents multiple times. Then the one document they requested was my husband’s VA disability certification and wanted it to show how long he’ll receive this pay. It’s obvious that they are not educated on how VA disability letters work.

They do not show anything stating how long a person will get disability. I really enjoyed my first time using CitiMortgage, smooth process and excellent customer service and the processor was super engaged. I feel like this experience is just the opposite. Suppose to close in the next couple weeks, but we’ll see. May end up losing my almost 2k messing with CitiMortgage and using someone else. I wish that I had read these reviews before starting the process because I would have went elsewhere.

Citi Mortgage changed our "locked rates/points" they raised the locked points at their end. Even it's signed/confirmed disclosure existing. No info has changed from the signed disclosure over the final underwriting period, but they raised the points, and our address to correct is being ignored so far. I should have read all reviews here. We felt totally trapped and being ripped off by Citi Mortage and especially, Jordan ** in Texas, who's our loan sales representative. His total unprofessionalism & bad communication is the worst of this whole hell.

We're a first home buyer- We're a long/royal customer with Citibank over 20+yrs, I also hold BoA for a long time as well. We reached out to both banks for pre-approval, we applied both over online and got assigned with loan specialists, We decided to go with Citi- Jordan who is in Texas, we live in NYC- We should have gone to the nearby branches or research local lenders- first mistake! He gave us a competitive rate, but with whooping 2points! (Yes, I didn't know about this well back then, nor he never explained us about points system-nor giving us less points options, while we were going over pre-approval process)

Fast forward, we found our home and started the actual loan process with him and that point I learned a lot about the loan as we shopped other lenders/more reserach/knowledge from friends- We realized how we're naive to proceed with the loan with huge points= upfront cost$$$. Also, we wanted to add a little more to down payment, so contacted him for this and appealed that we want to buy less points. At the point, we already worked with Chase & BoA as well which they offer us way less points without even asking. But we were already finished/paid the appraisal and concerning about the timeline (switching lender=time++). After several email attempts- also he was not the best to communicate- barely responsive & helpful, rather just pushing us to stay with buying 2 points!

Finally he offered us 5 different options of different rates/points, and we selected buying 1.25 points with little increased rates as final- we signed the disclosure with all updated details/locked the rate. Guess what, we got our final loan approved early this week, but the final loan approval document shows our points increased from 1.25 to 1.875!!! I asked people around, Google it, researching-  all saying the locked rate/points SHOULD NOT CHANGE. The whole reason why people locked the rate- no CHANGE, unless you floating down with them.

I immediately contacted him about it. His first answer was saying we reduced the loan amount, so points went up, which is not true! The amount changed from pre-approved, not the signed disclosure a month ago- which we all go through the updates together and signed- even his manager was being c.c. on it. I simply asked him to his answer is not true and irrelevant with the issue, asked to correct the points, it's not what we agreed/locked. He's not answering our calls, we left voice mail- no call backs. We emailed more again, no reply or acknowledged of fixing/effort to show to solve the issue- ZERO. I even asked our processor to help to reach out to sales to express our concerns about this wrongly changed points at their end.

We haven't heard back since Wednesday afternoon, he's not answering our calls/emails so far. Even our lawyer advised us it's unusual and recommend to contact his supervisor- which we already addressed to him as well on first day, who also NOT replied and now being out of office auto- reply. I even tried to contact Citi Mortgage Customer service, no answers. I even contact CITI social media to ask to get my issue to be addressed. This is very unprofessional and we're deeply regret that we ever had a business with Citi bank and chosen to do our first mortgage with CITI.

We're so frustrated and beyond upset at this point, how Citi bank treats its customer, and their employe who's not trying to solve the crucial issue, rather looks like ignoring/delaying its matter- totally taking advantage of our timeline situation with the closing. We don't even know how to solve this issues- again how the bank can change already locked rates/points at their own terms??! Pls, do not use the citi mortgage as the lender, take your business elsewhere.

I am going to try to be fair here. First I have a Best Buy account (Citibank is the bank); and I've never had any issues with it. That being said, I want to share something else that really concerns me about Citibank. And that involves home mortgages. I understand, from several online sources, that Citibank continues to package up their new mortgages; and they pass them over to Cenlar. So if you are in market to buy or refinance your home, watch out! I had Cenlar as my home mortgage servicer until last year. And I say, think very long and hard before you apply for a Citi mortgage b/c (unless anything has changed since last year), they continue to partner with Cenlar. And that is very bad news for the end consumer!

There is documented evidence that Cenlar previously lost their accreditation with the BBB as a result of unresolved customer complaints. Not only that, this loan servicer has a history of doing a terrible job for consumers (whose loans are serviced by Cenlar). A quick review online will demonstrate the large number of complaints. And I certainly had my share of complaints with Cenlar before I refinanced my mortgage away from them. In a nutshell, incompetent customer service and hold times on the phone (by Cenlar) that are completely unacceptable.

I bring Citibank into this situation because they apparently continue to partner with Cenlar. This is not good! So anyone thinking about buying a home, or refinancing their home, with Citibank, consider the fact that your loan may ultimately be "farmed out" to Cenlar as your loan servicer. And I can tell you (from personal experience) that if you ever need Cenlar for anything, you may be in for a heap of trouble. Citibank - please rethink your partners and what you are doing! This is NOT good for your business.

I want to echo the experiences that several others have posted here regarding the refinance process with Citi Mortgage. I applied for a refinance of our 30-year home loan in October of 2020 to take advantage of a promotion offered at the time to reduce our closing costs by $1000. They were able to take our information quickly and lock in a lower rate. We were told we would be able to close in approximately 30 days. We waited patiently for 6 months to get our loan finalized. During that time, we were asked to submit our most recent paystubs multiple times. Our credit was pulled a second time because the first report expired after 90 days. The status of our application was always "Your Loan Application Status: Credit & Income Approved" and that they were waiting for underwriting to finish. It was nearly impossible to reach a loan representative to get an update.

Finally, we got tired of waiting for this loan to close and shopped around for other options. We were able to go with another company/product and they were able to close our refinance in 30 days! We locked in the same rate Citi offered and didn't have to pay points. We requested a refund of our upfront costs to Citi. It's been six weeks and we're waiting for that check to arrive..

I'm going to make some assumptions here. Citi Mortgage does not care to refinance your loan. Our mortgage was with them, handled by Cenlar. Paying less in interest does not make much business sense and all they really want to do is keep the consumer hanging, continuing to pay the monthly balances at a higher rate. We save over $500 a month after refinancing - Citi does not want to lose that money. We lost over $3000 paying a higher mortgage payment over the 6-7 months while Citi twiddled their thumbs. However, in seeing some of these reviews, Citi Mortgage is quite quick and attentive when handing new mortgage loans. Of course they want new business and will pour resources in that area. Possibly they could not handle the volume of refinance applications. Why advertise a discount on closing costs if you can't handle the load?

I'm sure my frustration is shared with many others and the only thing that's keeping things calm is cutting ties with this lender and being able to refinance elsewhere. There seriously needs to be a lawsuit filed against this company for the loss of time and money by its customers. My suggestion for anyone reading this is to stay away from this company entirely, whether it be for your first home loan and definitely for a refinance. Take your business elsewhere.

I continue to get calls and emails that documents have expired and I must submit XYZ by a certain date. Ok... I’ve sent those 5 times. I’ve had the same job for 17 years, same house over 20. They’ve had to pull my credit report twice, due to the length of time, it’s expired. The second time was in Feb. I’m sure it’s due to expire again soon. My daughter bought a house and start to finish, closed in 30 days. I’ll celebrate an anniversary with Citibank if we make this last all summer. What a joke... I can’t even get an answer back from anyone about a refund of the $1k prepaid closing costs I gave them in November to just move on with a different lender. Never again. Use anyone else, literally ANY OTHER BANK!!

A simple refi to lower interest rate started in early January and still lingers. The customer service was less than 1 star. We had an existing gold star relationship with CITI and escalated several times with zero progress. The CITI strategy is to delay and then request updated information-multiple times. We provided an encyclopedia of requested documents and they are clearly overwhelmed. We will discontinue business with CITI with zero regrets. We are researching FBA complaint process.

I started the process of refinancing my coop on September 19th and after submitting the required documentation weekly/monthly and not hearing for a couple of months I started to reach out to my loan officer after the Thanksgiving holiday. After speaking with him in early December and insisting he look into what the delay was, he informed me that there was an issue with the coop lease. I requested a refund at that time and was told I couldn't get a refund because the issue was on my end. I reached out to my coop management to be told there were no issues with loans and Bank of America and Chase were processing loans without any issues. When I reached back to my loan officer and advised him of this and requesting a full refund I was told I couldn't get a refund because it wasn't Citibank's fault. It was on my end.

For the next 30 days after going into my 5th month of this process I again requested a refund after both my loan officer and his manager were non responsive and were not communicating the status of my loan. Obviously, someone dropped the ball and didn't do their job as I had to do all of the investigating to find out what was going on, very frustrating and unprofessional way of conducting business. I was not refunded all of the the moneys. I was only refunded their upfront fees, however I lost additional fees of $525.00. I had to pay my coop management and lawyer for the process of refinancing my loan. I would never recommend or do any business with Citibank or any of their partners, they are incompetent.

When selling home in 2020 we find out that proper lien release was not filed for the 1992 loan when CitiMortgage paid off their own loan. Money had to be placed in Escrow if we wanted to sell the house without a clear title. Dozens of emails from me and the closing agent at our title company and 2 months later we still have not been notified by Citi that this lien release has been properly filed so that we can get our funds from Escrow.

Citi mortgage is awful. We tried to pay off our mortgage and they would not let us see. Had to certified check. They send us the amount left and asked if we knew what day we pay it off. How do we know until we get the statement. Because of interest stupid lady on the other end said got to pick a date then 22 dollars for that paper. We then have to wire transfer the money and if it's not done right a few is involved. That not all. It has to be approved by Citibank. We are So very very angry that we can't just send our last payment to them. It's now costing us over a hundred dollars they are charging us and if they don't approve it or it's not the specific amount they will send it back and charge us 200 hundred dollars. What company. They scam people. Something gotta be done about this company.

I contacted Citimortgage around March 10th to request a refinance based on the fact my co-signer died 1 year ago & I am on a fixed income. The terms offered seemed to be a godsend but when told I would have to pay for a new appraisal even though I told the loan officer I'd had a new appraisal done 2 weeks before & I could not afford to pay anything out of pocket. I understood him to say he would get the $712.47 waived since I've had this loan with them since 2005. Wednesday I received a call from saying that I needed to pay for a credit report $22.47. I explained I had to wait until I received a new debit card since I had to have one reissued after a recent fraud attempt on my old one.

Having received the new card I called even though I was suspicious since I rechecked my notes & remembered that fee was also supposed to be waived. Imagine my surprise when he asked for $712.47 & told me after I told him that was not the agreement, he said he would have never told me that & that our conversation had been recorded so I said no & the loan request has been cancelled. What really bothers me I used to be a mortgage loan officer & I had requested an in writing copy of proposal which I never received plus I used to work for Citifinancial aka Onemain Financial, a company that used to belong to Citigroup

Citi Mortgage contacted me a couple of years into my mortgage and offered a re-fi for a really good interest rate. I went through the application process and was give a tentative approval. Then while waiting for the final closing, without warning, I was sent a notice of rejection and the loan was cancelled without notification. The reason they gave was lack of adequate income but they had somehow missed the approved income and the person who wrote the mortgage was on vacation so the cancellation was not caught. I had to escalate the problem to the next level manager who, after several calls and explanations, finally got my mortgage approved. Closing then took another month. Then, a couple of years later Citi sold my mortgage to another lender.

My estranged husband made arrangements to pay past due of 2200 in Dec 2019. I never heard from them or got a certified letter stating that he never paid it. When he asked for amount he asked to include Jan also. Well Jan 15 2020 I got served with foreclosure papers. When I called upset trying to tell them I never got informed of him not paying if I did I would of somehow paid it myself, for I’m not losing my home over 2700 (now this is the amount). She was short with me and said basically pay the amount or the steps will proceed in foreclosure. How unfair!!! I have had the house with the first mortgage since 2000. And I’m in good standards with them.

I’m full of anger, and distrust. I think I should of gotten a certified letter stating that my estranged husband never paid and to call them to make arrangements for help to get caught up. I was never offered that! So here I am googling how to save your home from foreclosure. Remind you I live check by check like most Americans. So I can’t afford a lawyer. And it’s just me and my dog. I feel like they are swallowing me up. I worked hard for what I have And I don’t want to lose my house because they never informed me of it remaining delinquent.

They sent me papers without my consent to sign for a lower payment in 2008 (during the recession). I did not know at the time that it was to pay off the interest and hardly pay any principal. I still have the paperwork where erroneous people signed the paperwork. Remember, nothing was discussed to me at all. The mortgage has been taken over by yet another servicing company. The mortgage was kept the same way where 95% is paid towards INTEREST and the other 5% is paid to principal. It was not that way initially.

Having a second mortgage for 20 years. Stellar repayments! Our home suffered a water loss. We fought with our insurance company to get the amount needed to restore our home. Insurance added Citi on our check. They escrowed it and have been making us jump through hoops to get those funds released so we can at least get our job fixed. It’s going on TWO years. We have to pay on our home and hotels/apartment. They did escalate us to resolution department after misplacing our funds, we fax info they request and it sits on desks for weeks. They insist in inspections to see progress... We have no funds to get things progressed!

Frustrating and madding! They hold less than 1/4 of our equity. Yet they want protection. We make moment payments with high interest yet, they hold onto more than half the amount we owe them in escrow and are not paying interest on the funds they are most likely making money on. They talk down to us as if we are children with scripted responses. Never ever get any loan from them!
