I was in the market to sell my Royal Resorts property. I came across SMTN & TBS. They were helpful with the sale of my Royal Resorts in Cancun the closing was efficient and quick got my check and I am a happy camper.
Professional service through all steps of the process; successfully concluded the sale with their help. Impossible without such professional assistance! Whilst the transaction took several months to conclude, they were always available for status updates and support. All members of the team were always polite and eager to assist. Recommend!
All I can say is that I had heard many scary things about selling your time share so I was a little hesitant. To my complete joy this company was absolutely spot on awesome. The process was easy and fair. No hassles whatsoever unlike everything else we do in this world. Great company.
I contacted SellMyTimeshareNow to purchase a timeshare. I made inquiries regarding several listings on the site and was referred to Timeshare Broker Services. After exchanging a few emails, the broker stopped responding to me despite several emails and phone calls with expressions of interest in working with him. I was not able to progress further in the purchase process. Additionally, the stated closing costs were EXORBITANT: over $3,000 to be paid by the buyer for a single timeshare deed (typical closing fees for a timeshare sale transaction range from $300-$1,000). Charging such high closing fees does a great disservice to their would-be sellers, many of whom have already paid thousands of dollars to list their timeshares with the service. The company’s unresponsiveness and overly high fees prevented a sale transaction in my case.
Thank you for sharing your experience, Tyler. We're disappointed to hear you were unsatisfied with the closing costs associated with your transaction and are looking into your particular case. Someone from our team will be reaching out to discuss with you this further.
We had a smooth purchase of two Vistana resales via SMTN. The rep was informative and professional, as was the closing and escrow service. It did take quite some time to finalize, due to the right of first refusal, title change and setup of our new Vistana account, but that was all forewarned by SMTN. I would use them again, and likely will.
In March 2022, I reached out to SellMyTimeshareNow.com in an effort to offload my timeshare. I spent the $1,900 to have my timeshare advertised on their site and within a week it was live. Based on the sales pitch, I thought it would take 3-6 months to sell. It's January 2023 and I haven't had a single lead or buyer contact me. According to the sales rep, I priced my timeshare very competitively and was told I shouldn't have an issue selling it quickly. My fault for believing the sales rep.
I started digging into some of the stats I saw on the site and sent my sales rep this: "It says that there have been 375 offers to purchase or rent a {timeshare location} timeshare on your marketplace. Is that for all time? Or is that limited to a specific time? I'm wondering because there are currently 197 timeshares listed, which doesn't seem like it would help my cause to sell my ownership interest. Unless the turnover is high, then it might. I've run through about a fourth of the listings and calculated the dollar/point cost and my ad is on the lower end, which helps, but how do I keep my ad visible to potential buyers with so much inventory?"
He responded "You are price in a more than fair place. Most owners start higher and when you do that it will take an extend time to find a buyer, and most likely having to lower their asking price. Hilton is an A rated timeshare. You will be fine." After a week, I asked the rep how many views my ad had. He responded: "We do not track views we only track offers. When there is an offer on your unit you will get an email or phone call."
The agreement says, "We will provide you one online advertisement for each timeshare you advertise with us. The ad will appear on the Website... We may also use other advertising and marketing resources, which may include but are not limited to: websites, blogs, media releases, and social media sites. Your specific ad may not appear on these additional resource sites. Your advertising fee covers any additional efforts by us to increase its website visibility and/or promote timeshare resale advertisements."
So, I then asked the following questions: "What's the average time a timeshare takes to sell on SMTN's site? Are there active marketing campaigns that SMTN is performing to help timeshares sell?" The response was "The timeshare is being marketed on SMTN.com." Noting that my first question was NOT answered, I re-asked it: "Thank you! And what's the average time a timeshare takes to sell on SMTN?" To which he responded "There is no accurate average as every seller prices their unit very differently."
I continued to press the issue: "I get that, however, even in real estate, where every seller prices their home differently, there is still an "average" time on the market. Whether a home is above or below that "average" time on market depends strongly on how the seller prices their unit differently. Are you saying that SMTN has no metrics concerning the "average" time a listing takes to sell on SMTN's site?" He then responded "We do not track an average time on the market."
So, if you want to spend $1,900 to list your timeshare on a website with no further effort on their side to actually help you sell your timeshare, this is the advertising company for you. They do vigorously advertise that they have a lot of visitors to their site through this site: **. However, based on my experience, and their lack of effort to market my timeshare on "other advertising and marketing resources, which may include but are not limited to: websites, blogs, media releases, and social media sites", all of those visitors could really just be bots landing on the site to drive their visitor stats but because they aren't real people, real sales don't actually happen. This is my experience. If it helps someone else save their $1,900 to spend it on an advertisement that actually works, this review will be worth it.
I am so grateful to have found SMTN to provide the guidance and expertise when I decided to purchase a timeshare. Purchasing a timeshare is an important decision and it takes time to go from negotiation to closing. I highly recommend the team at SMTN. They will get you to the finish line with confidence and leadership.
Selling a timeshare is always a complicate affair. Specially if you live abroad or aren't confident in so many passages that's are easy only when you buy an unit. SMTN gave me an excellent service and got the money they promised. Definitely a five star service.
The process can sometimes be long and frustrating as a result, but there was always someone at SMTN available to answer my questions and was willing to do so. They were always professional and gave me correct answers to my often similar questions. I feel indebted to them and highly recommend them.
They took care of everything. Were professional and responsive. Did not mislead and were easy to work with. No surprises and closed faster than projected. They answered questions I had and reclarified in writing when asked. I never felt uncomfortable working with them
Everyone I have worked with at Sell My Timeshare Now has been wonderful. We got a great deal on our purchase and, for the most part, all staff has been very responsive...particularly **. The process was very slow, but that was through no fault of SMTN.
Sometimes confusing with different agents calling. Had to follow up on a few things while waiting for final payment. Surprised at agent's commission. Not discussed when I signed up for service. I take responsibility for that. All in all, am satisfied timeshares are sold and I have received my payments in full.
I acquired a timeshare in Breckenridge through SMTN. They were very pro-active and helpful. The agent I worked with, **, was excellent. I am very satisfied with their service. I recommend using them if you are interested in acquiring a timeshare and would use them again myself.
J ** made it seem like it was doable and easy to get out of the timeshare. She took the money and hardly ever responded, never tried to sell the timeshare or help us. Do not use more money with companies that are not honest. Do your research and hire an attorney, this company only wants your money.
Since I listed in early 2019 (3 years) and paid in advance, I haven't received a single inquiry, let alone an offer. NO FOLLOW UP from them except once to donate it. Reduced price multiple times, still no inquiry. Recently sent multiple emails and got no response. So, I called & reduced the price again to LOWEST in their Inventory of similar product. I am disappointed.
Nothing is more important than living experiences with your loved ones when the focus is on being with them and doing the things that are desired. SellMyTimeshareNow.com has provided the foundation to be able to easily attain those experiences and build the memories that will last a lifetime. At the stage of my life now as a grandparent, I am even more excited about the opportunities to create those experiences that bond us together even more than my wife and I have done with our children. Thank you SMTN!!
An acceptable result all things considered. I went into the process of selling my timeshare and knew I would never recover my initial expense. Put it on the market rock bottom and received several offers. The SMTN site does generate decent viewership but it’s hard to tell which offers are active or valid.
We received an email from SMTN on July 28 suggesting that perhaps "it was time for a consultation" and telling us "don’t get discouraged! There’s no guaranteed timeframe in which you will receive an inquiry or in which your timeshare will sell." We did call to talk to a Consultant who said we needed to be patient and she would "refresh" our ad .....
We remain frustrated and disappointed.
I was completely satisfied with my experience with SMTN. While I had my timeshare listed with them for several years in a tough market, when a viable buyer emerged, SMTN handled the negotiations and final sale to my ultimate satisfaction.
This was my second project with SMTN. The first was a timeshare in Palm Springs, CA which was on Indian property. Other TS sellers wouldn't want to work with the Indian tribe. SMTN did the job. I chose SMTN for the Las Vegas property because there were a couple thousand timeshares for sale in Vegas. SMTN had all the the seller components in-house and great closing team that worked with Hilton Grand Vacations to get the job done. My hat's off to the team. Bob
First time ever buying timeshare and after plenty of research I knew buying direct from a timeshare was more expensive so We decided to go with resale. I was very nervous to have never done transactions online. Never seeing anyone but SMTN. Had all the answers and kept me informed each step of the way. It was easy and much quicker than I expected. Our salesperson had all the info on what to look for and what to stay away from. We did look at buying a 2nd home and this decision to go with SMTN and get timeshare for us was the best decision we have made.
I have tried a number of times to get out of my timeshare and finally these guys were able to sell it for me. With that said this is not a money making endeavor so if you think you are going to walk away with extra dollars get that out of your head, but if you want to stop using it and not pay for it this can be a great option. They were helpful and professional. You should check in every now and then. Also it does take a while.
Sellmytimeshare process and staff were top notch. The realtor agent ** was very informative and answered all my questions quickly and accurately. It was a smooth transaction and I am very happy with my new timeshare! I have actually used this same company several times because of their professionalism and my confidence in their work.
I was very satisfied with the experience of purchasing my timeshare at Port O Call on Hilton Head Island. The reps were very helpful and responsive to requests and delivered on what I wanted. I haven’t spent a vacation in my unit yet, but the experience was painless and hassle-free. Thank for the timely service.
My wife and I have purchased three time shares at at Playa Grande in Cabo San Lucas, Mexico through Sell My Timeshare Now. Every transaction went smoothly with no issues and their communication throughout the process was just excellent! SMTN is the first place we look when we are in the market to purchase on the secondary market. This is a good solid company to do business with based on our experiences with them.
Just would like to say that ** went above and beyond our expectations! ** was able to help us with making a reservation by contacting the previous owner and reserving our dates so they would still be available when it was finally transferred into our name and an account was established.
We had a great experience with SMTN. They found a buyer and completely handled all the details of the sale, leaving nothing to chance. The sale actually closed earlier than we anticipated. I can highly recommend SMTN to anyone wishing to sell their timeshare.
Although it took a while to get an acceptable offer, once the offer was accepted, everything went quickly and efficiently. We were very happy with the service. All questions were answered promptly and satisfactorily. Once the sale was finalised, the closing was quick and we received the funds within a reasonable amount of time.
I would like to thank ** and his entire team for selling our timeshare. We thought the purchase of our timeshare was going to be a good thing for our family but it turned into a nightmare. ** and his team sold our timeshare and our nightmare is over. We appreciate their help in getting it sold.
We are so pleased with SMTN. The transaction was easy and very quick. It was a true pleasure to work with the entire group. We will never sit through another timeshare presentation again. But will make sure to see what SMTN has available first!
