Our clothes dryer started making a loud rumbling sound, and it appeared that the clothes were not drying as fast as normal. It was early afternoon, and we did not receive a promised call. I called again at 8 in the morning and explained the situation, and we were immediately assigned a repair company. A repairman arrived within a few hours and fixed the dryer. It has worked well ever since. We are happy!

We had just moved into the house, and within five days, we had no hot water. It was horrible. So, we called George Henry and they came over. They said they diagnosed it, but it took them another five days before we had hot water. It's the part right in front of the hot water heater that tells you the time and the temperature. It was the main part. It cost us $952. It was horrible. We called First American Home Warranty and told the guy that was the problem. He sent us to this lady that we had to go through. After that, everything was easy. They would have given us a contractor that night. As soon as we called and asked them, they said, “Pick one in your area.” But we told them that we would wait until the next day because we didn't wanna push and have them pay anything that was extra for overtime rates, because they were helping us out and we were trying to help them to slow their costs down as well.
They sent us a check, and they paid for everything. They sent us a check back for the $952 that cost us for the water heater. Those people, and the people that kept calling us back were awesome. We tell our neighbors and everything how awesome First Home American Warranty was because they treated us awesome. If something went, we could call them and ask if it was covered and what our stance would be as far as who we call to get things fixed.

I enjoy First American Home Warranty. I go to their website and the new service request is there. I file my claim online, and FAHW would tell me who was assigned to the service, and the person would call me. I usually get a picture of the technician and FAHW would tell me what time they would be out. FAHW always schedules on time and picks good companies to use. They're very professional. The last one was on my refrigerator. The freezer door was not closing. The contractor came out, saw what was wrong, ordered the parts, and completed the job.

When I had a claim for my dryer, the service was good. The only thing that I didn't like was nobody ever seems to have parts anymore. They had to order the part and it took forever to get here. It's the same with everything at this point. Overall, the claims process is good. But it's getting more and more expensive every year. Initially, it was $50 and then it was $70. Now it's $85 and it's crazy. Also, for a while there, First American didn't have any contractors out here. You'd wait forever and then some of the contractors were nasty. A contractor would come all the way from over 100 miles away and it’d only be on one day. If you had to work that day, it was tough. But that seems to be changing.

I've had really good experiences with First American so far. It's an affordable way to get things in the house fixed. The ice maker, the condenser and the compressor of my refrigerator went out. They sent somebody out and they fixed them. I've told a couple of my family members how easy it is and how their rates were more affordable than the other people we had. Their coverage was better. However, sometimes it's hard to speak to a human but that's everybody nowadays.

The plumber broke our custom toilet on December 6th. As of December 20th, we still do not have a toilet! They have not contact us. I have talked to 3 First American Supervisors and they have not been a help whatsoever! All they repeat is they are sorry and and assure me that One Stop Plumbing will replace the toilet!

The contractors have been very thorough. But the garbage disposal we got is not of quality and it makes a lot of noise. They send whatever they wanna send and I understand because they're in the business to make money.

Do not go with them, They mislead you to buy warranty while if you really read all their documents they will not cover your appliances. They send a crap technician and behind the scene they tell technician find an excuse like non compliant equipment to reject your claim. I say they are indeed scammers.

Some of the claim processes are easy and with some, I have to wait on the line to talk to somebody but they don't recognize what you say. Usually, the reps are great and for the most part, they've been able to answer our questions. The techs are really good. If they are gonna be late they call or text. We had a dishwasher installed early and 11 years later, when that one went out, they didn't have any record that they had put it in. We ended up buying a new one at Penney's. We also had a refrigerator that went bad and they didn't wanna do anything about it. They finally gave us a new refrigerator but we had to fight for it.
Also, we had a big pipe leak under our rug but they only covered 500 of the couple of thousand cost of the repair. We had to pay the rest. We also got a new garbage disposal and had some electrical work done. We've had good experiences but I'm sorry the rates have gone way up. It used to be $45 for a visit and now it's 85 for them to come out. Now, our garage door starts to go down but then it goes up. I haven't called them as I don't know if I wanna pay $85 to have them fix it. Other than that, it's peace of mind to know that I can call somebody who would know who to call. I would like to see more things covered.

I've had some service from First American - for the dispenser, when the refrigerator wasn't working, a leak under the sink. All of those went very well. The first time I called regarding something a little bit different was we were getting a little bit of a leak out of our old hot water heater. The same person who had taken care of our earlier plumbing related issues came out and said that he was gonna tell First American that I need a new unit. He said to wait to hear from him and we got called pretty quickly. They said to go ahead and replace the water heater.
Flow Star Plumbing - the same people that I had seen before, misrepresented several things and didn't install the unit according to code locally. We had the unit for about two weeks and we saw water leaking out of the bottom. When we would wash a couple of loads of clothes, there'd be a little stream of water coming from the bottom of the new water heater into the drain nearby. It was my first experience with that kind of thing. I called the plumber that installed it instead of calling First American and he never responded. I went almost two and a half weeks trying to get him to respond. He responded later and said he'd be here the next afternoon but he never showed.
I finally went to First American. I called this this number and I got a person that's like a claims representative. I was not getting the results through that process that I really think they would prefer. They were getting confused that I hadn't had my hot water heater installed and I said it was the brand new one and that was the problem. It took a month. Finally, I got a letter from the president of First American thanking me for having been with them and telling me that it was time for renewal coming up and that they certainly appreciated my being with them. I took advantage of that moment that I sat down and wrote a letter real quick and sent it out to that address. About four days later, I got a call from a higher-level customer service person and everything got taken care of very easily and quickly.
When you have a real issue, it doesn't really pay off to have to go through the lower-level claims people. There should be some kind of a resort over to the claims resolution or something with a little bit more authority immediately. Also, I think about three-fourths of their people at that level are remote. But overall, my experience has been favorable and everything else had been just great.

We only used the policy once. But it would have been cheaper for us if we just paid for it ourselves. If you have a problem with a piece of your equipment, like a stove or a refrigerator, you need to get help right away. But we had to wait a week for our oven to be fixed. It was inconvenient. The guy came out a week later. He fixed the oven in 15 minutes and that part was good. I was lucky it was an oven. If it was a more mission-critical device, even if it was covered, I would have gone outside the warranty. But First American's phone service is really good. When I called them, somebody answered and I was able to get something scheduled right away. I was in here when the technician came. The technician came and fixed it. It was all quick, good and professional. Overall, the service was fine. I just don't see the value in the product.

I've done three claims now and I'm so thankful that I've been a customer of First American. They allowed me to call my own contractors because they couldn't find someone in the central Richmond, Virginia area. I had to do a little leg work but I was happy to do it because the people coming in were people I knew and trusted.
I'm neither rich nor poor but I'm on social security. I have some savings but I still like to manage my money fairly well. Over the last five years, I've found that getting a contractor out is tremendously expensive because of the trip charge. It's $95 to get somebody in their vehicle to come see you and another $200 per hour. So for a little plumbing leak, you can have $500 into it very quickly. I like that First American is an insurance program to limit my exposure to maintenance or repair problems. I'm promoting them because they do everything they say they're gonna do. They have forwarded checks to me when I paid the contractor directly and they reimbursed me. They've always gotten here in a timely manner. I couldn't be happier doing business with First American.

It is important to prepare yourself for circumstances out of your control if you are homeowner. The best thing you can do is to have a home warranty.. I have experienced other companies, First American is a better choice, if you don’t want to hassle about what is covered, or their shady contracts.

I was given a one year membership to First American when I purchased the house. The seller provided the home warranty because I purchased the house as is and there were a few issues. I used the home warranty the very first year I owned the home and then I've maintained it ever since. I like the coverage of the big ticket items. I've had my water heater, my air conditioner, my dishwasher and a microwave replaced. Those were the big ticket items in the past that I probably could not have afforded to replace or repair without the home warranty.
The claims process is a little challenging because they want you to do everything online. But I don't wanna do that. I just ask for a representative and tell them what my problem is and then they assign somebody to me. So I do it my way. But it takes a little bit. You have to ask a couple of times to speak to a representative.
For a nominal price of around $85, they can have a repair or replacement done of any of the major appliances. They have a fairly large number of things that are automatically covered in their policy. Then you can add additional items if they're not already included in the policy. If you have some specialty item in your house that you would like to have covered, you can ask to include that and it might increase the price a little bit on the monthly basis. First American gives me peace of mind knowing that if my water heater goes kaput, I don't have to spend $2,000 on replacing it.

Home warranties are pretty much the same because it's based on what individuals need to be done in their home. The only thing varied was the price, about $10 or so here or there. First American Home Warranty was mid-grade. That was okay because nothing would be 100%, and I knew that. So, I just kept what I had. They take the calls quickly, which I like. I know that they could only get whoever is best contracted with them, not specific people. I understand that.
Sometimes, First American was able to repair some things. But when I had some issues with my garage, they should have said that was not covered. It was a waste of money because the garage guy couldn't do anything because nothing was covered under the warranty. I had to request to speak to a supervisor and the supervisor gave me a hard time. When I called back, I had to make sure that they refund me my money. So, I had to go through a process that I wasn't too happy with because I was specific, and I called and I didn't do it online. It was no fault of my own. I didn't like the process. It was easy, but it was time-consuming, which was unfair.
I have somebody who will come out and look at my heater tomorrow because my downstairs heater doesn't work. But over the summer, I had somebody look at my air conditioner at the same compressor. He could have fixed whatever he needed to fix in the first time. He chose to do as little as possible. So, when I had to call him out the second time, he did what he needed to do to get it fixed. But I'm having the same problem on the same compressor on the same unit with my heating. So, I'm gonna see how he would act tomorrow. Don't nickel-and-dime me. Fix what we need to fix and keep it moving. When the contractor comes out and within 30 days I have the same issue, First American should bring out the same contractor because they already know what they could have done the first time. Instead, they would have to come back. Even I'm not paying for it, they should not waste my time and theirs.

Made appointment, reconfirmed date and time and texted when they arrived. Service representative was very polite and explained what he was doing. Actually showed me where shut off valve was to the house. Gave advice on how to clean showerheads. I was happy with service.

We've had a very good experience with First American. I submit service requests online now. Before, I didn't do it online and I had to be on hold for a long time. They always got back to us, though. But now that I can do everything online with them, it's perfect. The website is very easy to navigate. There are a couple of prompts and I answer questions. In less than 24 hours, I would get a response back and usually a phone call from whoever is gonna come out.
The only negative I have about the company is that is with the people that they contract with. It takes them a long time to get to my house. It could be a week or two. We've had a dishwasher go out right at Thanksgiving and I was without a dishwasher probably almost four weeks. It took a while to get somebody to come up here and they had to try to find somebody that they're contracted with first. With the last claim, we were not happy with the plumber they sent out to us for the water heater. We told him he was not going to do the work and we hired one on our own.
First American tries to find someone in Dallas that will come up here to keep it under contract with who they work with. But if they can't, then they tell us to find someone and then we work out whatever we have to work out to be able to get our item replaced. First American was very good about working with us to get a new water heater. I recommended them to several neighbors here and they've contracted with them.

I've been with First American Home for three years now. And just knowing that my appliances are covered makes me feel safe. I call them in when I submit a claim and it's very easy. I pay my fee and they start an order and somebody contacts me. The quality of their contractors is great. Most recently, I had a clog in my sink from my dishwasher and they came out. They fixed the problem in less than five minutes. They didn't do anything to the dishwasher. It was more so the sink was getting backed up. They reset the sink. They unclogged it and it's been great since then.

You first sent us Sears to repair our stove, they were terrible. Never showed up and could not find the part. It took sears 4 weeks. You then sent us PREMIUM HOME APPLIANCE. The technician was Dima. He was amazing, fixed our stove. I would recommend this company. Was here on time we did not have to wait. They were here in less than a week.

I have been a customer of First American Home Warranty for a number of years and it gives me peace of mind that I can rely on them to take care of any issues I may encounter. Each time I have had any breakdown, leak or repair needed, FAHW has been able to provide me with a timely repair or solution. In a few instances, repair technicians were not available and they provided me the option of finding my own servicer, which I did, and they reimbursed me the cost of the repair/service. Quite frankly, in each and every instance, my out of pocket cost was limited to the copay. I really can't complain, hence I continue to renew with FAHW year after year. I know there are plenty of warranty providers in the market, but my personal experience with FAHW is 5-star, so I highly recommend them to everyone.

Everything I've done with First American has been exceptional except with the microwave. I was with another company, and I had a microwave issue. After six weeks, they couldn't get the thing repaired, so I transferred. I have three contracts with First American. In the rental house, I had a microwave and that went through the same type of ordeal.
The contractors have been good, but there is one issue. If a contractor gets the job, and then I need to contact them, I can't get them to answer. All they do is send me to voicemail and when I put something on the voicemail, they don't respond. When I needed to call them and say, "Hey, nobody's gonna be there today," I couldn't get to them in the last couple of times I've been trying. Other than that, I haven't done anything that's been a problem so far, and I've recommended First American several times.

Furnace was not working properly and not safe due to carbon monoxide leak. I was told I would be contacted quickly due to the emergency, the contractor didn’t answer me and I had to call someone else and pay with no help from warranty. Contractor contacted me the next day at night.

They did everything they said they would do. Great job on all their work. You can't ask for anything else with someone working on your house. They got in and right out. I could not ask for a better repair person to come out to my house. I would recommend this service to anyone.

Dishwasher was not working, drain pump needed replaced, service technician came out and verified problem, and had it fixed in less than an hour. Very professional. Was asking specific questions about the appliance to ensure that any other issues would be resolved along with the drainage pump not working, found a blockage in the drain tube and removed it.

I have been with this company for 4 years, and NOT even a single time I have placed in a work order request and have the issue resolved. Works request will always show as completed on service request, but the issue is not resolved. VERY DISSATISFIED With this company. Will not advise even my most enemy to sign up with this company. They take your money every month without fail, but when it's time to deliver, the service request are not resolved. RUN if you can, do not look twice in signing up with this company!

It was reported that your claim was denied as the doorbell that was installed requires a higher voltage transformer. Lack of capacity is unfortunately, not covered under your contract. One out of three service requests were actually performed. The first one was a garbage disposal incident and went off without a hitch. It was great. The second one was a dryer issue. The service personnel called me at the end of the appointment window to exclaim he was going to be an hour late. I've already pushed my plans back for the service but then the service being late officially ruined my night. However, he didn't even show up an hour later. But the extreme kicker is that the service personnel marked my service request as "needing to get new parts". I had to spend several hours on the phone with First American Home Warranty to explain to them that the service personnel never even entered my home. How could he have even known what parts to get without looking at the appliance?
The last and final straw with First American Home Warranty was today. They sent a service personnel who stunk of cigarette smoke and berated me about my own appliance, telling me that I was wrong and that it works. After explaining the issue to him for a third time and him responding poorly to me, I requested him to leave my house. Then, while on the phone with First American Home Warranty, they would not assign a new service personnel to my appliance issue and would not refund me either. This resulted in me calling my bank and requesting a chargeback since First Am would not resolve the issue for me. After two terrible experiences in a row, I would like to note for all future users who are considering First American Home Warranty to avoid them. They do not vet their service personnel. It has been an extremely terrible experience these last two times. What's worse now is these people know where I live and I hate it.
Hello Scott. We would like to apologize for any inconvenience you may have experienced during the handling of your claims. According to our records you placed a claim on February 15, 2023, for your clothes dryer not working properly and Premier Appliance Service scheduled an appointment for February 17, 2023, although they were unable to service on that date and unable to confirm an appointment with you for a future date. Therefore, the claim was cancelled, and the service fee was refunded back to the credit card used to pay it.
Our records indicate another claim was placed on November 9, 2023, for the dishwasher not working properly and Fox Appliance reported running the dishwasher cycles, checking the air gap as well as drain line, and finding no mechanical failure within the dishwasher. First American warranties the contractor’s work for 30 days. If you are experiencing a dishwasher failure, please contact First American directly so we may re-dispatch a contractor to diagnose the failure. You can refer to your home warranty contract under Limits of Liability number ten and Customer Service number two, for further information.

I had an issue with my heater and First American sent me a man that was a criminal. He wanted to get me a new heater and an air conditioner and I had to pay over $3,000 for him to do this work with First American. I couldn't believe it and I spent $85 for him to come out. I did some other calling and I got the thing done for a couple hundred dollars. So, I told First American, on my record, to keep those people off because they're crooks. I understand that insurance doesn't cover everything if you need a new unit, but it turned out that I didn't need a new one. I just needed a part. Also, the cost of the warranty is high for me because I'm on Social Security. But other than that, I recently had somebody come out and I really liked him a lot. He checked my electrical box and he said I didn't need a new one.

They've been fair and reasonable. The only thing is that when I submit a claim, they would submit it to whoever contractor and get them to come out. There's no way for me to be able to request a repeat contractor.

Their service has been excellent. They've been so awesome about handling the claims we've had. I filed for a washing machine claim. A washer went out, and then our microwave went out. Recently, our water heater. The claims process was a little bumpy in part of it. It seems like if I called after hours or on the weekend, someone would answer the phone, but they were not helpful and would tell me something opposite of what I had been advised earlier or the opposite of what it was online when I logged in to their program. But overall, it was good. There was a delay with the microwave. Lowe's couldn't get their act together, but that wasn't First American's fault. It was something that happened. They actually lost the microwave. So, we were a couple of weeks late getting it installed because of that. First American has been overall the best warranty company that I've ever worked with.

I like First American Home Warranty. I could go online and submit my claim, or call them. It has been easy. I've done four. First one was my kitchen sink fell out from underneath my cabinet. So, I called FAHW. They got somebody out here. Unfortunately, the thing that I needed was not covered. So, I ended up having it redone by myself. Last weekend, my garage door, the spring broke. So, I called FAHW and the next day, I got a call from the garage people. They came out, fixed it, and all I had to pay was my service fee. I love it. Every time I would buy a house, I would go with First American if they cover wherever I'm at.
When my AC went out, FAHW got AC people out quickly to try to work on it and get it fixed. They ended up having to come out five times. They couldn't figure out what was wrong with the unit. Every time they came out, it was somebody different, and none of them knew what the previous person had already done. That's internal to the AC company. If I had to call back a second time, that person should have been told, "Hey, this is the second attempt. This is what was already done. This is what we already looked at." The third and fourth time that somebody was called to come out, within a couple of days, sometimes a couple of hours, they would redo it. Or within a couple of days, I'd call FAHW back and they would have no problem. They would just resubmit, tell them they got a recall. The ac company needs to get on the same page.

He said l had to pay him to snake it out, I said had been done from roof before. His answer to everything was read your policy which I did not have yet. Called company, said they could only send head guy from same company, I said I want another company, said they did not have one. I wanted to cancel with a full refund, said no they had to pay plumber. Couple days later said would send another plumber, I said no I already called mine. Said would not refund so had to cancel credit card so no more automatic payments can be made, and credit card is disputing. Date of experience: 11/1/2023

As mentioned, you were not satisfied with the work done so our team did offer to send out a senior technician to diagnose the issue again, but you declined. As the technician did come out to your home to diagnose the issue, the service fee would remain due. Please keep in mind that going outside of the contract to hire a plumber outside of our network, would require prior approval and we see that this was not approved. Your contractor Sears Appliance has not followed up with timely after failed service repair. The day after repair the appliance failed. Between FAHW and Sears the scheduled visit has been a nightmare. Hopefully the Sears man will show this afternoon, he is now late. We have six members of our family visiting so this fumbled repair has really caused us problems.

Submitting a claim to First American has gotten better. It used to be a pain but now, it's online. So, it's easy. Before, we used to have to call. It would take two to three days before they would give the issue to another company and that would take two to three days that they have to call you to even set up an appointment, and then another week until the appointment where now, I go online, I select it all myself, and they assign it to a company right then and there. It's much better.
The site has lots of drop-downs. So, I just pick what I have. We had an issue with our dryer. I assume, on their side, it's automatically sent to whatever company is next in line to get a claim. That company calls and makes an appointment. The people come out, that company works back with First American if they have to submit something that they need approval for. They fix the issue, they close it out, and First American sends me a email saying, "Looks like everything's done. Are you satisfied with what happened?" I even pay my deductible online whenever I submit my claim the first time.
We've only had one issue with the people that they sent out. So, I'm trying not to focus on that. 99% of the time, everything is great. People are super nice and happy to help. In the 1% that it's not been the best, First American decided to replace one of our appliances. It wasn't really repairable. We had an issue with the people that came out to deliver that product. First American said that's between us and that company and left it at that. There's now a disclaimer on their website that they are not liable for any secondary damage. So, we submitted a claim for the washing machine that doesn't work. Anything that happened after that is not their issue. There was damage to our home. They flooded our laundry room. It's been drama and that was in May and it's still unresolved.
Some of the damage that happened was they broke one of the pipes where the washing machine connects. So, we were without a washing machine because that pipe couldn't be turned on. I had to file another claim and pay another deductible for someone to come and have that fixed. They fixed it, but I had to pay my deductible again. I was like, "But it was because of the other thing." They told me, "No, it's something new." And I finally just broke down and said, "Screw it. I want it fixed." So, I paid. I was not happy with it. We had to go to the laundromat for like two months until I finally said, "Fine. I'll pay somebody to fix this." It's been very frustrating. It's 1% of everything, but it's enough to make you irritated.

Every year we've had at least one claim and it's been a positive experience with First American. I had one duct that the seam was off altogether. It just was worn and there were some others that were leaking a bit and the tech fixed those. The techs are good but it’s the company sometimes. First American will contract out to some local person whose headquarters might be in a totally different state and you just don't have the same connection with the work. I’d rather have a local company so I can talk to the people and it's not an individual.
I had a claim where we explained what was needed and then, the technician came and looked at it. We thought we had it cleared with First American beforehand. But it wasn't covered and we paid $89. They should tell you outright when they hear what your concern is if it is covered or not. That's important. That way we don't get stuck and we can still make a decision about where we're gonna go to get the help that we need. But that only happened once and we've been more careful about it. The cost keeps going up every year and there is no incentive for loyal customers. It was around 700. I called First American and they gave me some sort of special thing that was going on at the time and took a 100 off of it. And I was happy about that.

First American has always been there for me. If something breaks down, I call them and they send somebody out. They've worked on my air conditioners. I've had them fix dishwashers and that guy was good. When I needed something replaced, First American replaced it. But whoever they send out sometimes is not good. Some of them just want their $85 and leave. When they leave, I usually call another one on my dime and they fix whatever the problem is.

I'm not happy with First American. They're not a first-rate company. They hire the worst people to do the repairs. My washing machine exploded. They fixed it instead of giving me a new one and they took too long. They first have to come see the problem then it takes them forever to get the part. Our refrigerator went out last year. They put a new compressor. This year, the same thing happened. They said it needed freon. They would not get me a new refrigerator as long as they could fix it, and I'm not sure it's not losing freon now. If you wanna talk to someone in charge, you don't get much satisfaction.

Been with First American Home since we moved into our house 4 years ago. Each time we have had any issues with things around the house it has been handled promptly. Plus the companies that have been assigned for the maintenance always been great. Definitely would recommend them for your service.

I’m unhappy that First American replaced my previous washing machine with a “cheaper”and “faulty”. I’ve had to submit claims and pay multiple service fees ever since receiving it a couple years ago. This is unacceptable! I would have done better purchasing a brand new machine. I’ve attempted to voice my concern and didn’t receive a response to my email.

First American’s contractors have been very good though I had a problem with one of them. The way the claim was worded, it wasn't honored so I paid out of pocket to the tune of $800 for a plumbing issue. People should be careful of what's covered and what's not. It depends on the verbiage that the repairman uses.

Had to replace the ice maker in the upper for the fourth time and replace the ice maker in the bottom refrigerator for the first time. It would not stop making ice in the lower ice maker and would not make ice at all in the upper ice maker. Got both replaced and now both are working fine.

It's taken 10 days to get a repairman, now it's going to 3 weeks to get the new part installed and hope it works. I'm not a very happy customer since it's close to the Holiday. I’ve been forced to buy a replacement unit which can’t be delivered until 4/11.

Sears was dispatched and an appointment was scheduled for October 26, 2023. On October 18, 2023, you were offered up to $75.00 for the rental or purchase of a small refrigerator while awaiting service. On October 20, 2023, you provided a receipt for the purchase of a small refrigerator, and on October 23, 2023, a check in the amount of $75.00 was mailed to you. On October 26, 2023, Sears reported the main power board and the control board had shorted out, and we approved repairs. On November 2, 2023, we found that the main power board was on backorder through Sears. On November 3, 2023, we found the main power board in stock through Encompass. As the part was located in stock through one of our suppliers, and as you indicate you have already replaced the refrigerator, we have processed a cash payment in lieu of repairs. Kindly allow 5-7 days for processing and delivery of the check.

They have replaced our water heater and washer and repaired our dishwasher and dryer. All done far cheaper than out of pocket. They are definitely a first class home warranty company and I recommend them to anyone who is looking for one. Go with the upgrade too, it is worth it and you don't pay that much per month.

I was very pleased with the service I received by the locksmith. I pay $85 out of pocket for any services rendered, which is fine. However, for a rekey of your new home, the out of pocket should be less to the home owner. It would be a nice gesture for a new homeowner.

It works very well. I’m really glad I have my property covered under First American Home Warranty. It has saved me money on many occasions. I’ve used it at least once or twice each year and have been covered many years. I would highly recommend it to anyone. If you own a property you should definitely consider buying one from First American Home Warranty.

Very bad experience. They cancelled our appointment. No notification or apology. Were very rude and offered to reschedule another 2 weeks out. Cost us $600+ as we hired a reliable plumber since we had no water or plumbing in kitchenware, who came out that day. Told FAHW about this. Will never use that company.

Canceled the appt because we found out why water pressure was low due to a broken pipe to our pool. Was told you would credit our bank acct the $85 service fee. Have not received it. Getting a little frustrated. Need for the problem to be resolved asap. Please resolve this issue. If not I’ll be calling to find out how to fix.

DO NOT BELIEVE THE POSITIVE REVIEWS...THEY ARE FAKE. This company is corrupt, unethical, and fraudulent. First American warranty is a SCAM!! STAY FAR AWAY. They will do anything to not do repairs that are covered. They take your service fee $85 and whichever service company shows up...they just evaluate problem....report to FAHW and then they deny your claim. They base the denial with absolute lies. This scenario happened to us EVERY TIME we submitted a problem (claim). It is unbelievable that they get away this type of business practices...They should be shut down. I am also filing a complaint with the California insurance board of regulations.

Placed a claim 8/19 for my washer, which was unusually loud in the spin cycle. FAHW scheduled Sears to diagnose; first appointment was 8/28. Washer was said to have a defective board and worn out bearing kit, which were ordered that day. FAHW shipped incorrect parts and emailed requesting they be returned on 9/21. I advised that I had received FIVE boxes of parts and would return what wasn’t needed following the repair.
Second appointment was 10/5. Sears tech said only the board was bad. Installed the replacement board and took remaining parts with him. Attempted to wash a load of clothes an hour later, and the washer produced an error code. Called FAHW to update that I could no longer use the washer at all. A third Sears appointment was scheduled for 10/9. Tech arrived on 10/9, said the board was defective, and another board was ordered. A fourth appointment was scheduled for 10/23 to install.
At this point, I began losing patience because I could no longer wash clothes. I placed the claim because of a loud spin cycle, and now was unable to use the washer at all. I contacted FAHW to discuss options since, by 10/23, the claim would have existed for over two months. They attempted to schedule an earlier appointment with Sears (10/11), even though I wouldn’t have received the part that quickly. After escalating to a supervisor, I was told the issue would go before a claims resolution representative, who would contact me in two business days with possible resolutions.
In 10/12, FAHW called to offer a $530 Insignia washer (model NS-TWM45W1). This was to replace a Kenmore Elite (model 110.27082604), which retailed for $1,100 at purchase. The FAHW contract states that, while they aren’t required to match the brand, color, or dimensions, they must match features. The Kenmore featured a direct drive transmission which is known to be more efficient and have greater longevity; this is why they’re more expensive. The Insignia offered featured a belt drive transmission. FAHW’s position was that the direct drive transmission is NOT a feature. I rejected this offer and was told someone would contact me in two business days with more information. On 10/23, six business days later, I was extended a “take it or leave it” offer - take the Insignia or $587.
Two months, four tech visits, $50 in laundry mat charges, 42 emails received, 27 text messages received, untold hours on the phone - I opted for the cash payment. I’ll put $500 with it and get an appropriate replacement for the Kenmore. Sears bears some responsibility for completely botching at every opportunity; I’ll write a separate review for that disaster. But Sears was contracted by FAHW, who should have been taken responsibility and made the issue right. I’ve already canceled my warranty contract.

Four months ago my dishwasher stopped working. I made a service request with First American. Took a little over a week for an initial visit from Installation Nation to check out the dishwasher. They said they needed to order parts and it would take about two weeks. Two weeks went by and they didn't have the parts yet. Almost every week I would call to try and get a status update, always waiting on parts. Now four months later, still no parts, and I've been assigned to a representative at First American, Carlotta **. I have left this person several voicemails requesting a callback and I get nothing.
It has been 2 weeks since I have been able to speak to anyone at First American as their phone system always directs me to Carlotta, whom I have never been able to speak to even once. The service company Installation Nation never answers their phone and never returns calls either. In the four months, I've had to wash ALL my dishes by hand, I paid First American the service fee, and 4 monthly payments, and have spent hours on the phone trying to get this resolved. They provided a parts list and I looked the parts up online and found several sources available to buy them from, but for some reason they have to get them from "their" supplier. Historically, other claims I have had with them have been very slow, especially when I had a water leak. I do not recommend this company.

Upon review, Installation Nation reported the vain motor assembly needed replaced. First American authorized the repair and ordered the part. Please be advised, the supplier, Marcone Supply reported the part was on back order so First American cancelled the purchase and ordered the part with another supplier, Encompass Supply Chain Solutions Inc. At times, there may be delays in securing parts. Please refer to the home warranty contract under Limits of Liability, Number 4. Installation Nation will install the part as soon as it is received.

Filing a service request via the portal is very simple and hassle free. Really like the email updates. Only issue with the portal is you cannot get status for parts needed to effect repairs when they are on order. I have run into this in the past on previous claims.

I am aware 1st American home warranty has supported me in solving my house issues. When I call a customer representative staff is nice receiving my call, understanding my concern and work with me to make sure the technician solve the problem the timely manner. For instance, my electric issues in my room and my daughter room was really a safety concern that needed to be fixed. I really appreciate it.

It's nice with First American Home Warranty. They always tell me to call them and let them know when I have a problem and they would come out to take care of it. I had a claim when water was running and I couldn't figure out what it was. In about a week, the tech came out and I didn't have any more problems since then.

First American had a fairly a good turnaround and I had no complaints about it. I had a claim for my refrigerator and the issue had to do with a simple part, which was a gasket. The only thing was that the refrigerator that I had was no longer being made and parts were not available. So they quickly said that they were going to give us a new one, and we received it in a good amount of time so we didn't have to suffer much with the other old refrigerator. The replacement was kind of the same as our old one and we're pleased with it. The tech who came out was very knowledgeable and he worked very hard to get us the new refrigerator because he knew that those parts weren't available. He also knew that there was going to be a struggle to convince First American to get the new refrigerator. But he managed to do it with no problem, so I was well pleased with the technician.

I am in my third year with First American Home Warranty. I don't like the automated system when making claims and would rather talk to a human rep. With the automated system, unless you're persistent and continue answering the questions wrong then they'll give you a human rep. Customer service is outstanding. They give me a text and an email about the contractor. The contractor usually calls. The technicians are outstanding.
I recently made a claim for my dishwasher. The shelf broke, the wheels came off, and the plastic broke. A technician came when he said he was gonna come. He had parts on his truck and he repaired the dishwasher. Currently, everything's working. Overall, I like the convenience of getting good contractors. I'm new here and it's so hard to find good people. First American Warranty seems to weed them out. If they aren't good, they aren't with First American. I would recommend others get this warranty.

I made a claim with First American for my AC and it took too long approving the contractor I picked. They let me pick the contractor because of where I live and I was glad they did that. It happened on a weekend and because where we live is a rural area, there was not a lot of contractors. But since they knew they were probably going to approve the contractor I picked, it should have been handled faster. I had to wait until Monday for the approval since they were closed on the weekend and by the time I got the AC fixed, it a week. I live in Blythe and it gets to be 120+ degrees here. Other than that, the technicians were good and every person I talked to was amazing. First American did everything they said they were going to do and they reimbursed me quickly. But they didn't reimburse me my entire amount because they were going by other areas of what things are worth and not here.

Everything through First American was easy and straight-forward even as this was my first time using my home warranty. However, the deductible was more expensive than other companies I've used in the past. The company that was used to fix our washer ended up working out okay but lacked significant professionalism throughout the entire process, and we were fairly concerned each step of the way.

I placed a claim at 8:30 and didn’t hear anything for 24 hours. I called him directly at 9:30 the next day and left a message. He returned my call around 10, and was here by 11:30. He spoke with my husband and snaked the cleanout and was gone within 45 minutes.

I submitted a claim on an electrical problem but they didn't fix it. There was another circuit to the circuit breaker associated with the circuit that they were working on. They said that they would not fix the whole circuit. The garbage disposal was one circuit and a radon fan was the other circuit. They would not fix the radon fan. They blamed First American for not completing the work. Right now, the radon fan is not in use because of them. I talked to them but the guy blew me off very politely. He said it's in the fine print. I'm not a fan of First American Home Warranty anymore. I've been with them for five years and that's a lot of money I've invested in them. I'm very unhappy with them.
Hi Frank, our records indicate you placed a claim on August 14, 2023, for two switches not functioning properly. Code Electric was dispatched and reported your radon fan is tripping the breaker. Code Electric indicated there were no failures to the breaker itself and recommended replacement of your radon fan. Under the provisions of your home warranty contract, under Important, coverage is limited to the items specifically identified as covered as excludes all others. As such, on August 22, 2023, we denied coverage for the replacement of your radon fan.

I discontinued First American Home Warranty last month. The rates went up to $900 a year. When we call to report an issue, sometimes, it takes longer than it should have for a service person to come. Other than those, we don't have any problems with First American that's why we had kept them so long.

I'm a bit disappointed at First American sending the wrong company to my house for HVAC Tune-Up. The guy showed up with no tools, no ladder and it was a very strange visit and I felt unsafe with this person coming to my house. And we still don't have a follow up regarding this matter. The assigned contractor has provided a report of diagnosis and findings. First American is currently in the process of reviewing the report and determining the next course of action. Please allow us 1-3 business days to review the details and provide you with a status update.

I had a cheap warranty service, which was not worth having. There is no point in having a service that does not cover anything that will malfunction. First American has options that cover all my appliance needs. I have even upgraded to have additional options and perks through First American partners. In 4 years, I have only come out of pocket once. With my previous company, it was every service. First American is my highest recommendation.

Provides quick response to problems and assigns excellent subcontractors to fix the problem. I have enjoyed their service for over 10 years and never had any problems. I will not hesitate to recommend First American to anyone. Their fee is fair and servive charge of $85 is also fair.

I have recommended FAHW to many friends. Their home insurance coverage saves me time from having to research and find reliable contractors to do necessary repairs. It also takes the worry out of the repair costs since I know there is a spending cap on service calls. The electricians, plumbers and HVAC people they send out have all been competent and reliable. Happy with the service, and happy with the contractors who have been to my home for repairs and maintenance of my appliances. I have had a couple of service calls for my washing machine and a couple of service calls for my dishwasher. This last service call was about the refrigerator in the kitchen. I am a little concerned about the cost of the home warranty policy. Not sure why the policy has gone up in the last couple of years. Thanks.

When I have a problem, the contractors come out and repair things. I like that. The contractor was timely when my pool was leaking. They fixed it. The warranty was gotten expensive though.

You keep asking about this service and never respond to the problem I identified. Plumber only worked on kitchen drain blockage but never even looked at the upstairs bathroom sink blockage, stating it would probably not be covered, without ever looking??? So what are you going to do with this? Unhappy!

My garbage disposal stopped working and began to leak. One call resulted in having a new one installed within a couple of days. No attempts to deny my claim, parts were on the truck which meant nothing had to be ordered - IMPRESSIVE EXPERIENCE... My out-of-pocket cost - only the co-pay resulted in me saving money, which in today's economy is a big thing.

These people have always been great to us. When our washer died they sent a repairman to try to fix it, when he couldn't find the part needed for the fix. First American discovered that the part was out of stock everywhere and a few days later our new washing machine was delivered. American First has always been quick, and effective. We have had other warranty companies and American First is beyond better, they are the standard that companies like American Home Shield should try to emulate. Their website is the perfect tool to request a repair and their call centers are helpful and communicate clearly, they help you and fix your problem instead of reading lines from a script.

Waited all day on 9/22 tech was a no show. I was informed by text my appt was rescheduled to 9/29 A WEEK AWAY! I called "Sears" and you can't even speak to a live person. I got a hold of FAHW and got rescheduled with Sears for 9/25 (8am-5pm) waited again and tech shows finally after 6pm and says he can't fix the problem. I filled out on FAHW site my service request said "My AC fan will not blow. The compressor is running but fan not blowing." The Sears tech told me I have to fill out another service request and let them know it's the "heater fan" not the AC FAN? It's the same unit. Really unacceptable.

Our records indicate you placed a claim on September 20, 2023, for the air conditioning system not blowing air. We dispatched independent contractor, SHIP, Inc. (HVAC) (Ship HVAC), who reported to find the condensing unit to be operating normally, however, the heater was causing the failure you were experiencing. Ship HVAC requested you contact First American for further assistance with placing a claim for the heater.
On September 27, 2023, you requested a second opinion contractor be dispatched to confirm the diagnosis received from Ship HVAC. First American honored your request and authorized you to locate and hire a licensed and bonded contractor as we were unable to locate a contractor to complete the second opinion diagnosis in a timely manner, as per the home warranty contract, Customer Service, Number 3.
On October 3, 2023, First American received your outside contractor’s report and diagnosis, advising that the failure was due to the blower start capacitor. Your outside contractor replaced the failed blower start capacitor, which is a covered repair by your home warranty contract. As such, First American contacted you directly to advise that reimbursement in full for this repair would be processed to you. First American asks that you please allow 7 to 10 business days for processing and delivery of this payment. Since reimbursement has been processed in full, First American considers this claim pending.

I paid $85 to fix the toilet and it still doesn't work. He only fixed something in the toilet tank. There is still a leak at the bottom of the toilet. He didn't do anything about it. Now the toilet doesn't even flush. I think that $85 is too much to pay for a service call. It should be $30.

On October 3, 2023, First American attempted to contact you by phone but was unsuccessful and a voicemail was left. After further review, First American dispatched contractor IN CONTROL PLUMBING SERVICES LLC (IN CONTROL) to diagnose the failure. Please be advised that IN CONTROL will be contacting you directly to schedule a mutually convenient appointment for service. First American considers this claim pending.

I liked First American Home Warranty's representative better. We got another one. And she has done a good job too. She stepped in. On the last claim I did, my central air conditioning went out when it was 105 degrees. We called it in. And FAHW said, “It'll be Monday,” because that was a Friday afternoon. We didn't hear. So, we called them Monday. They said, “We don't work for FAHW anymore.” So, we let FAHW know. And they found out they didn't have anybody that did that stuff anymore. They didn't know that.
I called the rep and she authorized me $150 to get a portable air conditioning thing to help, which we couldn't find one for that price anywhere. It was 300. FAHW reimbursed me that. But it took me a month to get it done because they didn't have anybody. Finally, the rep called and said, “Okay. You find a rep. You find somebody who'll do it.” The people hate warranty companies. They won't work for them, and they're busy. They're getting money. They're not gonna do it.
They tried to be nice and helpful. And by the time we couldn't get any answers from them, the girl in Arizona called my daughter and said, “I don't know what we're going to do. I'll call you later, but I may have to just text you.” My daughter told her, “Fine. I hope you text me because if it goes to court, I'll have something to show the judge.” We were all pissed like that. I called the Texas company that's in charge of them to see what my next step would be.
I found somebody. They jerked him around to the point they said, “We're not working with them.” So, I found somebody else. And they said, “We'll go with the first one ‘cause we've talked to them.” It went on for a month. I had to live with my daughter. If I didn't have her to live with, I'd had to have been in a motel. I am not pleased with that.
The people that put it in had a certain brand that they always use and do. And they said, “No. You gotta use ours. We're gonna provide it.” So, they finally did. The company that did it let them provide the equipment. And they put it in. But the equipment had to hook up to my furnace to make it work. They would not pay for anything to do with the furnace because I hadn't turned it in. It was broken. It was 105 degrees. I would not turn it on to see if it was broken or working.
It cost me another $1,800 for the furnace out of my pocket on top of the warranty I've been paying and on top of the $85 service call thing. And it got done. The original quote was 9,000, which went down to 6,000. So, it saved me a lot of money. But at the same time, the hassle of it. And if I wasn't a Realtor and if I didn't know the agent, I doubt that it would get done.
I’ve had FAHW in the past on plumbing. They sent people out that did a horrible job. During this whole thing, I had to pay another plumber. He said, "They put a wax sealant in the potty, but they used a little one that did not fit." That was why it leaked again after a year. This guy put in the bigger one that was supposed to be there that fit the hole. The plumbers FAHW have used were horrible.
Being 79 years old, FAHW needs to have somebody there that handles customer service. And I have renewed it. I have renewed it. I've still got a water heater, stove, oven and dishwasher. I wish I just saved the money every month I paid, and I could have paid for everything. But who knows? They're probably the best of all the warranty companies. It's a necessary evil.

Having First American is convenient. If I have a problem, I just call and they’ll respond and send somebody for me. I always speak to a representative, and they understand what I'm talking about. When the contractor gets the message, they call and come out. It doesn't take long, and I just tell them what's going on with the unit. The last thing I had to call about was for the air conditioner that went out and wasn’t cooling. The contractor who came was a nice guy. I explained everything to him and he knew exactly what was going on and took it from there. He checked the thermostat, and it wasn't that. He went outside, checked the capacitor and worked it. Now, everything is functioning well. All in all, First American is a good company. Go ahead and get it.

Overall, it's been a great relationship over multiple years with First American. There was one hiccup. But with all the issues I've had, they’ve been good. Recently, I had a microwave blow, just stopped working. They came out 45 days ago and they fixed it. But it went out again. They replaced the fuse and the part that was bad. The only unfortunate issue was, I was outside the 30-day warranty and I had to pay a service fee, which was a little frustrating. But at the end of the day, they got it fixed. So, it was $150 to get the microwave fixed. The techs have been great too. There hasn't even been a language barrier.

The contractors are great but First American doesn’t have local people. And it takes forever to come here because they need to have another claim around the area. Last year, one of our water heaters broke and it took three months to repair because they couldn't have the equipment ready. It was a mess. We were asking and asking. It was not that bad because that was the kitchen and laundry room water heater. But the water heater that we use for showering broke in December. Because of the problem that we had that it took three months, my husband was able to talk to someone and they allowed us to call someone locally. So, it took only three days to install the new one.
Without a water heater for three months was no fun but we were handling it because it was just for washing the dishes and it was not that cold. It was not winter yet. It was something that we did not appreciate but First American came up with a good service the next time. We were not even in town when that happened. A friend of ours opened the door for the person to come and change it.
Now, we're still trying to get the ice maker to work. The guys came with a new one but there was something else that was broken too. So they needed to get the parts and that was out of their hands and we understand that. First American is very good at what they do. When my microwave broke, they gave us two choices to deal with the situation. It's either we buy one and they will give us a certain amount of money and we have to install it. Or they will give us whatever they have. That was not acceptable because if they had a microwave that was white, it wouldn't match my kitchen.
We decided to buy a microwave and we put in $30 more. We bought something that matches but we have to install it ourselves or get someone else to install it. And that was an inconvenience. Microwaves on the wall need a mount and the old one didn't fit the new microwave. Finally, after maybe two weeks that we were trying to get a new mount, my husband figured it out that it was attached to the new microwave. Instead of being separated, it was attached. He talked to at least three people but in the end, he figured it out. He did it himself but it took at least two weeks to deal with the situation. I would still recommend First American but I will tell people about the things to look for.

First American has been good. My dad's microwave oven broke down. It was the original one that was in the house when he bought it, so it was almost 12 years old now. The service person came and there was a couple of things that he explained to me, including what he had to do. I said, "Don't worry about it. We'll paint it again if we have to." He said, "Okay." He was great. He replaced my dad's microwave oven, and it took him less than a couple of hours. It works great. My dad's ice box went on the blink, and it took about a week to finally get the part, because it had to be ordered. The repair people came back and put the ice box back together and it works fine now. It gets cold. We put the orders in online, and my dad didn't have to pay other than the copayment.
There was also a water heater issue back in 2009. We called First American and told them that the water heater was leaking. The heater was old. It was also the original one that was put in this house. The guy said, "Okay, no problem. We'll come in and fix it." The plumber came out, looked at it and said, "Yup, we'll replace it." Now, everything's fine.

The policy is about $65/mo with $85 service fee. The call center is ok when you first call in a claim, but after that, it is impossible to get a straight or honest answer or any help. My microwave is finally getting replaced after 3 months of a million calls and emails fighting with them...I can't even go into all the details without writing a gigantic review and getting completely frustrated all over again. And my washing machine finally got replaced after 2 months and a million calls, emails, and 5 service calls from repairmen! They do not care about their customers at all. The stress I went through to get these 2 appliances repaired/replaced has been beyond ridiculous. I spent all summer dealing with them and it's been awful! I can't wait for my policy to be over and will find a different home warranty. Do not waste your time with this company.

I've had to file two claims, and I have an account manager that I can contact and communicate with. One of the things that I had was the rekey, and that was a simple process, because it's something that is normal. The other claim was for my HVAC system. There was an issue with it which made it stop working in 100 degree weather, and First American couldn't get me somebody soon enough. It takes 48 hours for them to source people, and I couldn't be bothered with that whole process. I have an 11-month-old, so I needed something done that same day.
I got it done, and I paid for it. I reached out to First American to see if they would cover it, and they needed more detailed information about what happened. I was able to provide that, so they were able to provide me with the reimbursement for that. That was a great experience. When people are buying a house, they go through an inspection report and that's fine, but they really don't know what sort of issues they're going to run into in the first year. One of the best things with having a home warranty policy is having that cushion, and having that peace of mind is helpful.

I called First American Home Warranty. They took the information down. They had a contractor call me. And within 24 hours, somebody called me. We set up an appointment and started the process. And within two weeks, it was resolved. The parts wouldn't be available. So, they replaced the washing machine.

Two plumbers came. Quickly determined that the garbage disposal needed replacement. They had a suitable replacement with them and changed the disposal without delay. Very satisfied with their kindness and professionalism. First American’s online request process was simple and straightforward. The cost was reasonable and the response was satisfactory. The request was on a late Friday of a holiday weekend and luckily there was not an emergency. It was not clear what to do if it was an emergency.

The sales rep tried to sale the contract for me and ask me to wait for 1 month in order for the contract to be effected. After 1 month my contract kicked in and I made the first payment. Unfortunately, my AC broke down at the first day (during Las Vegas summer). I submitted the service request, a tech came and identified the issue and submitted the claim to them. After a few day, they denied the claim. They assume (without any proof or pre-inspection) that the issue happened before the contract started which is totally false assumption. I explained to them it happened after the contract started. I also told them I had a contract with them before, which the AC had been working fine.
Moreover, during the repair, the tech removed my fail circuit breaker and left it on the panel with all the open electric wires; he even did not put the panel screws back. I assumed he will come back to fix everything, but this is not the case since the company denied the request. This is extreme unprofessional and hazardous practice. The water can get into the circuit board and destroy everything if there's a heavy rain. I legally can call 911 to report this issue because it could cause fire anytime. Try to avoid this company at all cost, they can deny your service anytime base on whatever they want without any proof.

I am still without air conditioning for 3-months after filing a valid claim for A/C repair on 6/13/2023 with First American Home Warranty. After +25 phone calls lasting +11 hours, 4 separate contractors, 3 months later, and despite a triple-digit heatwave in Dallas, Tx, I am literally no better no off than I was when I first placed the claim.
First American Home Warranty (FAHW) and its management will gladly take your money – in my case for 5 years at $52/month for their premium plan w AC coverage + $85 service call fee – but if you try to make a valid claim, they will drag their feet by creating unreasonable delays by being unresponsive, blaming their contractors (or their contractors will blame them), or the oversight of their unempowered junior employees. They do this only to frustrate you into giving up and abandoning your claim so that they do not have to pay.
The first contractor they sent, EMS Home Services, diagnosed my issue as a bad condenser fan motor and after they ordered the part, they returned 10 days later on June 21st and after they disassembled my HVAC system to install, they realized they had incorrect part. They left my system disassembled under the guise of returning a few days later to reassemble with the correct part – After several weeks of failed attempts to contact the company, I was notified by EMS essentially abandoned the job because they couldn’t find the part, leaving me with a disassembled HVAC.
FAHW then spent another month trying to obtain the correct part with the hope of having EMS return to install, after the part allegedly arrived EMS refused to pick up and return to my property to install, claiming they do not install parts procured by third-parties, including FAHW. So, in the second round of waiting for parts, I essentially lost a full month because of First American’s clear negligence to acceptably coordinate with its contractors. In meantime First American sends out a 2nd contractor, RocTex to diagnose my system, only for them to report they couldn’t diagnose since the system is disassembled, and in any case a full replacement was most likely since parts would be difficult to obtain.
Then a 3rd contractor Cortinas and Sons was dispatched, only to find out a week later they would not show because they don’t service high-rise properties, another example of FAHW’s negligence and trial and error approach towards its customers. Then First American sent a 4th contractor, NexGen Comfort Services who provided the same report the 2nd contractor, they too could not diagnose the issue because of EMS’s negligence of leaving the system disassembled.
After this, First American then recalled EMS to reassemble my system on Sep-1st (see picture of HVAC system as left disassembled by EMS since 6/21/23). After completing the reassembly I questioned the EMS serviceman (which was the same person who disassembled on Jun-21st) on lack of response by his company, he shrugged off my questions and said “I don’t know, I’m just a worker”, then called me a “loser” when I asked him for his manager’s full name and number.
Then on Sep-8th, I was notified by First American, that since the system was reassembled, NexGen Comfort Services will return on Monday (Sep-11th) to diagnose the system and determine cause for malfunction. So basically 3 months after I filed my claim, and enduring the hottest heatwave in Texas history without A/C, FAHW has made zero progress in repairing my A/C system. An unbelievable waste of 3 months, especially from a company whose business it is to fix home repairs.
During all of this, I have had countless days of absences from work in order to be present for their repair people, more than +11 hours on the phone, and when you ask for a supervisor, you are told to wait 24-48 hours for call back which NEVER happens. In my case, even my claims specialist (Adriana) did not once bother to return any of my calls and voicemails, leaving me to deal with a different and inexperienced customer service person each time I called. She finally called me on Sep-7th (9 weeks after my initial claim), and when I questioned her unresponsiveness, she blatantly lied on her own RECORDED LINE and stated she had tried reaching me but couldn’t. After she began her conversation with me with a lie, I told her that I would not be dealing with her and to have her manager call me, of course she said I’d have to wait for you guessed it, “24-48 hours”; needless to say, 3 days later as of writing this on Sep-10th, I have not received any calls from her manager.
Further evidence of this Company’s lack of response, I even sent a certified letter (delivered on 8/28/23 with a USPS return receipt) to their corporate headquarters, addressed to their CEO, Matthew Wendl, and which detailed every aspect of my unacceptable claim experience. Needless to say, several weeks later there has been no response or any attempt from FAHW to have a senior manger reach out to me.
In short, this company steals your money and time, hides behind its unhelpful low-level employees, and wagers you’ll give up before they have to pay you a dime. Its practices are deceptive, predatory, and at best constitute fraud. If First American does not reach out to me in the next week (ending Sep-15th) agreeing to a full replacement of my A/C system, I will file this complaint with the Texas Attorney General, Federal Trade Commission, local media, as well as pursuit direct legal action.

Upon review, NexGen Comfort Services LLC reported the condenser and air handler need replaced. As a result of the replacement, there are non-covered charges for modifications and code upgrades that needed to be agreed to prior to the installation. Please be advised, these items are not covered per your home warranty contract under Limits of Liability, Number Seven:
"Company is not responsible for the following: any corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to permits, haul away fees, construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications madenecessary by existing equipment or installing different equipment except where noted in the Central Air Conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like."
At this time, you have the option to accept the non-covered charges of $2,945.00 or the cash payment in lieu of the replacement. Please let First American know how you would like to proceed.

Two very nice men came to my house and had the garbage disposal fixed in less than hour and the line unstopped. The only bad thing was having to wait until the 3rd day for them to come. Luckily, not an emergency. I would definitely call them again. He nicely answered all my questions about the job and other potential jobs.

My a/c stopped working in the heat of the summer and I had just been discharged from the hospital with a new born baby at home. First American worked diligently to get a contractor out here and fix my a/c. They were very helpful and communicated to me status updates.

When I called for a locksmith to rekey the locks, the warranty service scheduled one. It was a bit confusing, because the contact information for the locksmith was not too clear. However the locksmith came right on time and finished the job in 10 minutes! I am very satisfied with the service. I give four stars out of a possible five.

First American’s efforts were fantastic. Unfortunately they sent the order to Sears Home repair who immediately changed the date of service to a month away. This happened repeatedly before FA had to intervene and get us someone else. That company was fantastic. It was a shame that we had to put up with Sears. As a post script even though FA cancelled the order, a month and a half later Sears contacted me to confirm the appointment.

I needed my AC fixed. It was 85 degrees in my house. I called them in the evening when I figured out it wasn't working. There was someone here to fix it the next day. The man they sent had my AC back running in less than 30 minutes. Very happy!

The request asked us if our fridge was cooling and if we had a back up, I selected responses indicating that it was not cooling to a safe food level and we did not have a backup fridge. The first diagnostic appointment did not come for several weeks. We had to throw out a bunch of food, wait longer for parts to come in and then luckily were able to get the repairperson to come in sooner than they originally stated to fix it. I spent a lot of money replacing food that went out and also buying more convenient food items while we were unable to store items in our fridge. The repair people were kinda and now the fridge works great but it felt unreasonable that we went without a fridge for several weeks and the money it cost to be without a fridge. I don't see the purpose in asking questions on if we had back up options if we weren't going to have it escalated.

Recently he said there are too many leaks and First American agreed to replace the unit.
The same tech replaced the unit on August 18th and THE AC DOES NOT COOL - it only blows somewhat cool air. We have been without AC upstairs for weeks. When we recalled the tech - he said the AC is working and that's it, he cannot fix it because nothing is wrong with it. Guess what - STILL NOT COOLING this morning.
The response from FA is that we have 30 days warranty from them to fix the problem. It is unbelievable. We waited over a week in the HOTTEST time of the summer. The tech DID NOTHING. The AC is still not working and AF is telling us they will schedule another visit with THE SAME contractor who has not idea how to fix the unit? And when in a week or two? I have previously asked to get another contractor assigned and NOTHING. They do not want to.
IN addition to NOT KNOWING HOW TO FIX our AC:1) That contractor it is almost impossible to contact them. If you get someone on the phone you don't know who you are talking with. They just tell you "someone will contact you" and then NOBODY DOES!
3) They are always late
3) IT takes forever to get appointment, we waited for a week to get the tech in to see why the new unit is not working in HOTTEST WEATHER (only for him to basically dismiss us!!)

We apologize for any inconvenience you may have experienced during the handling of your claim. Our records indicate you placed a claim on July 28, 2023, for the air conditioning system not cooling. We dispatched Commonwealth Home Renovations (Commonwealth Home), who reported to find the second-floor unit to have multiple leaks in the condenser due to normal wear and tear; the technician further advised the evaporative coil had multiple leaks as well. Commonwealth Home recommended replacing the condenser and evaporative coil to repair the failure and as a result there were non-covered costs in the amount of $1,550.00, which you accepted on August 14, 2023. On August 18, 2023, Commonwealth Home installed the replacement condenser and evaporative coil.
On August 28, 2023, you contacted us to request further assistance as you were continuing to experience a failure with the air conditioning system. Commonwealth Home returned and reported to find no mechanical failure with the system. On September 11, 2023, we attempted to reach you by phone but we were unsuccessful and an email was sent advising that we are in the process of locating a contractor within network to confirm the previous diagnosis received by Commonwealth Home. Once a contractor has been dispatched, we will be contacting you directly to advise of next steps for your claim. As such, we consider this claim pending.

Have been with First American Home Warranty for over 15 years. However, the service and coverage are going down and worst. The coverages may have been rewritten without customer consent and more and more coverage not 100% anymore. Recently has refrigerator door issue. FA sent for fix but issue came back after 3 months. Created and paid another claim (since the repaired warranty only good for 30 day). FA decided not to cover the second fix and gave an excuse that the damage does not cover anymore. Asked to send the first repaired company to come back but FA refused. Called service support serval times for higher management involvement and just gave the round and round. Very frustrated and disappointed. Please do not sign up with First American Home Warranty if you are looking for home warranty coverage.
Hello Eric, our records indicate you placed a claim on September 11, 2022, for your refrigerator door not closing properly causing the freezer compartment to cool insufficiently. GE Appliances was dispatched and reported repairs were completed on September 16, 2022, when the door closure mechanism was replaced.
Fast forward to June 23, 2023, when you placed a new claim for the refrigerator door not closing. Astro Appliances was dispatched and reported the refrigerator door had shifted and become slightly unaligned due to a missing screw, and connector. Under the provisions of your home warranty contract, under Limits of Liability Number Two, repairs required as a result of missing parts, are not covered. As such, we denied coverage for the repair of your refrigerator.
Upon review of the repair history for your refrigerator, Masterfix has been assigned to provide a second opinion as GE Appliances no longer services your area for us. Masterfix will contact you directly to schedule an appointment.

I was very pleased with the work that was done in my bathroom with the faucet. The service tech “Javier” was very professional and answered all my question. The only thing I was not happy with was that the claim for the toilet was not repaired. I was told that if they could not see the physical leak it couldn’t be repair.

I called about clogged drain outside the house and was told it is covered. I paid contract fee and service fee and they gave me the name of the contractor. Next day the contractor never contacted me so I called First American Home Warranty to have another contractor fix the clogged drain. I was told that it is not covered. They lied to me to get their fees and then deny coverage. This company is a SCAM. They need to refund me both fees that they collected and they should be fined.

Water heater broke and the contractor they sent had 1-2 stars on Google. They agreed for a replacement. Of course, they will find a reason not to do a reimbursement. Up to 1500 dollars water heater replacement. They asked me out of pocket to replace 40 gallon natural gas water heater out of pocket for 1990 USD. That's outrageous. When I asked for a cash out, I finally just agree for a cash out of $878.12 (they said covered water heater and labor). What a joke! I am going to cancel this warranty. Useless. I pay $73 per month and have been customer for almost 3 years.

I purchased a home warranty contract from First American Home Warranty 3 years ago. My air conditioner went out early August. I placed a service request. A contractor contacted me with no availability. I informed American Home Warranty there was no availability with the contractor they dispatched. From August 5, 2023 - August 14th no one came out to service my air. I received no communication from them from August 9th - 14th. They never serviced my air. I ended up canceling my contract. THESE PEOPLE ARE A RIP OFF!!!!

I am SO happy my husband and I chose American Home Warranty. They are so quick to get our problems fixed. When the garage door spring broke, all we had to do was make a single phone call. I called in March for service, the first call I was told the system needed cleaning - $1500.00 when I refused the AC company stated they worked it out and added freon. Next call it was there was nothing wrong, but the temperature was 80+, next call it was I needed a $300.00 thermostat, I declined and got the free one, which they stated was not a good and I really needed the other, next call was the air handler was leaking and the fix was unknown, next call the unit was undersized, and for 10K they would sign me up for a new unit and could install right away, next call it needed freon, next call a part was bad... Ultimate end 5 months through the summer with no AC - good thing it is a second home.
I am in the real estate and lending industry and have normally used AHS - no issues. First American is the worst I have ever seen. To leave someone for 5 months in record high temps with no AC is completely unacceptable. Oh I forgot the part where I had to get another company that I paid for to state the AC company they sent was wrong in order to get a second opinion from First American. 2 companies stated the unit would not function no matter what was done, but First American will still not replace. This is a joke for a warranty. DO NOT USE FIRST AMERICAN - FROM SOMEONE IN THE REAL ESTATE BUSINESS.

After waiting on the phone for a while a very nice lady helped me taking my complaint. Contractor hasn't reported my failure after 72 hrs from his visit. FAH executive assured me that contractor was going to report it in 2 hrs and they haven't. My AC unit is broken and I still need to wait for part replacement.

Tankless water heater broke, took them 4 days to tell me they didn't have a contractor in my area, I could get my own and they would reimburse me. I got an estimate, submitted to company, they verbally approved reimbursement for most of it and approved that I could go forward with the replacement. I have since submitted the invoice and have not received reimbursement despite sending emails and leaving voicemail for Carlotta the claims person. This company hides behind their voicemail and email, and if you try to reach someone else to get information, they refuse to help. In my experience with the water heater and also a broken oven, the company will draw out replacement/reimbursement as long as possible (if they do it at all). Also, regardless of what they say, no one will EVER call you back, you will always have to continuously follow up with the company.

Reasonably ok for routine claims. They have an ok network of folks to help. But things get tougher if you have a serious item more than 500 dollars to fix. Call back are promised but don’t happen. Folks are generally not empowered to make decisions. It gets the job done if you are willing to be patient and have time to make lots of calls and navigate their call tree.

We have been waiting at least four business days for First American to even just order a compressor for our air conditioning unit. We had no issues with the contractor or FA until this point, but this experience has pushed us to the brink. We received an email that FA would place the order of our unit and that we would pay an out of pocket fee. That's understandable. We waited two business days, but had no word and neither has our contractor. I called and the representative said it normally takes two business days, but says since it is so busy during this heat wave, that it would be three business days. Understandable.
I called the next day and I keep getting the run around that the Purchasing Department has yet to order the product and they would escalate this to them. The next day I still have yet to hear anything different after calling multiple times. Now I am reading online from others that have used FA in the past that this is a common problem and FA's purchasing department can take forever with the poor customer service department trying their best to get word to them. I don't know what is up with upper staff in FA. Now I'm just wanting to cancel FA and use that same monthly payment to save up for home repairs.
On August 19, 2023, you requested further assistance with your air conditioning system. Comfort Specialist returned and reported to find the compressor had shorted to the ground and was failing, causing the system to not cool; the technician recommended the compressor be replaced. As a result, there would be non-covered costs in the amount of $600.00, which you accepted on August 21, 2023. On August 25, 2023, we authorized reimbursement of up to $150.00 towards the purchase of a temporary relief item such as a portable air conditioner in the interim while your claim is being resolved.
On August 28, 2023, we confirmed the replacement compressor had been ordered on this same day. Once the replacement compressor is available for pick up by Comfort Specialist, they will be contacting you directly to schedule an appointment to complete installation. As such, we consider this claim pending.

Had issues with my refrigerator, call them and they got a tech to come by. Nobody call so I call them. Came to the house fix it but the issue continue. 3rd time I call I hit straight to the claim department which I didn’t even make a claim, I just wanted them to send someone that knows what the issue is. They said they got the report of the tech, however the issue it’s a bad design and will not be able to cover anything. I remember the tech saying that but he’s a tech and not a design engr. He can have his opinion. When I got the cover I made sure I ask if they can’t fix anything what’s they would do next and they told me, "Without any questions we will replace anything," that they can’t fix. Now that I call they said, "Well it’s on your contract," and they name everything in the refrigerator. I laugh because I knew they have scam other people like that.
I spoke with a manager which he not only put me on mute while I was explaining my situation but when I ask for his name he laugh and said Carlos, I ask for his last name and he said S… that’s it. So if you ever get this company make sure you understand that they will fix minor things related to your policy but when it comes down to replace or fix something major then they will go around and try to Say it’s not cover when you are in the Believe that they would. False information on replacing and really bad customer service, I will never get them again

Contractor saw immediately that there was no repair needed due to the fact that the ignition sparked but did not connect with the gas. He put the covers on the correct spot. I believe the cleaning lady returned the covers to the wrong spot. We were very pleased with his knowledge and attentiveness to detail.

I filed a claim to have my convection fan repaired in my oven in May of 2023. After eight visits from two different appliance repair companies that First American sent out, my oven is still not repaired. I had a ninth visit scheduled and they were a no show. I called First American Customer Service to let them know that and they said someone was coming within the hour. Big surprise, they were still a no show. Every time I call and wait on hold for what seems like forever to speak to customer service at First American, I get the same response which is that they called the repair company and they are sending a tech.
Each time the tech has come they replace the same control panel (twice so far) or they send the tech with the wrong control panel. I don't know what to do. NO ONE is taking ownership of this repair. At this point I just want the cash out option and my $85 service call back. I have been with First American HW since 2005 when I bought my house. I am a loyal customer and I am very disappointed to have had this experience with them.

According to our records, you placed a claim on May 10, 2023, for your oven heating very slowly and the convection fan not turning on. ATL Agile Repair (ATL) was dispatched and reported repairs were completed on June 1, 2023, when the control board was replaced. On June 20, 2023, ATL was recalled as you indicated the failure had reoccurred. On June 29, 2023, ATL reiterated that the control board had been replaced, and indicated your concern was that the convection fan was not functioning. ATL stated the fan was kicking on at the end of the cycle and cooling down; therefore, they found no mechanical failures to the oven. Later that day, you contacted us disputing the findings of ATL, and in the interest of customer service, TekSquad was assigned to provide a second opinion. TekSquad reported repairs were completed on July 19, 2023, when the convection motor was replaced. On July 20, 2023, TekSquad was recalled. On July 24, 2023, TekSquad reported the unit was not functioning properly due to a failed control board, and replacement of the control board was approved. On August 15, 2023, TekSquad reported the incorrect control board has been received, and on August 16, 2023, the part was reordered with an ETA of August 21, 2023. On August 23, 2023, you contacted us requesting a cash payment in lieu of repair. However, upon reviewing the repair history of your oven range, we will be contacting you directly to offer replacement or a cash payment in lieu of replacement.

You have an appliance stop working frig or washer, you call in a claim, it takes a week or longer for your appointed tech to look at the appliance then, then they say, "We have to get parts," takes another week or longer to come back to fix, out of an frig 2 weeks, washers 2 week, microwave was longer 2 months, in my opinion, it just takes too long to get fixed, could have just bought new and had it the same day.

Established claim online and Within a couple days Air Boss air condition and heating company, a company we have used several times through the years, called me on the phone. We proceeded to set set up an appointment, and thank goodness they were able to come out within a week. Air conditioner has been running smoothly since.

Claim exp was made way harder that it should have been. Took excessive time to get a resolution after claim was made. No option to work with the customer on upgrading. Payout opt amount should be told upfront. Was without a fridge over a month and hot water heater 2 weeks. Had the payout been upfront I would have taken it and it would have been resolved much faster.

This company lies of what they offer. So let me explain the real process. Out HVAC went out on 8/9/2023 made claim same day at 5pm. No one called so we contacted the company and was told next appt is 8/14/2023 between 8-2 pm. Now we have heat index 110's, county heat advisory, we have our grandchild who is one, and my husband is disabled. I called First American requesting a possible sooner appointment or another company. No, was the answer at the end. They can have someone come in 24 hours if it is an emergency and they did not consider this being an emergency.
Now today is 8/14, company came and stated they must submit everything over to the company to see what will be covered and not. My question was, "What do you mean what they will cover or not." He could not answer to that and said that it usually takes 2 days to hear back from First American after they submit the report. Once first American decides then the contractor will put me back on the list for repair.
How is this ok and why do I pay them so much to be treated like this. I called and they confirmed it will take 48 hours for them to get back to the contractor. Then they will decide and order the parts. Then after the parts get delivered (oh and it will not be overnighted) they will call the contractor to get you scheduled for another appointment. So, in all if you have no heat or air get ready to either be burning alive or freezing for YES 2 WEEKS.

Been paying for this insurance for more than 20 years, but now that I need my AC that they replaced 7 years ago repaired, they are refusing my claim. It has been record-breaking heat and have been without AC for more than 2 weeks. Sad how some companies treat their customers.

I appreciate you taking steps to resolve in a positive manner and keeping our customer/client relationship in good standing. I urge you to review the notes added by customers on items issue to identify early on if an item is cover under warranty or not. Vantage Garage Doors were not interested in listening to my concerns and pretty much stated that for all they were concerned they were getting paid regardless if they did any work or not. Hopefully you have other vendors as options if I ever need garage door servicing as this company is not welcomed at my home now or in the future.

In more than one occasion, I had issues with the service providers they assign to repair work. First American are experts at making it it difficult to view the exact nature of their coverage. When you put a claim, nobody review your comments and they just pass to their substandard service providers the work. In the case of my garage door, I clearly stated that the tensioning spring broke (and in small and not obvious text) the item is not covered. They still assigned it to Vantage Garage Doors LLC and I clearly told them in the phone that what was broken was the spring. Still they sent their technician that did no work whatsoever and just pulled the app to tell me that it was not covered. This was known right from the beginning. They still took my money!

Hello Manuel, our records indicate you placed a claim via our website on July 27, 2023, for your garage door opener not opening/closing due to a broken spring. Vantage Garage Doors was dispatched and confirmed a spring was broken and would need to be replaced. Under the provisions of your home warranty contract, under Garage Door Openers, springs are expressly listed as not covered. As such, we denied coverage for the replacement of your garage door opener spring. Due to your claim being placed online for a non-covered item, and in the interest of customer service, we have refunded the service call fee paid during claim placement back to your credit card on file. Kindly allow 5-7 days for the credit to reflect to your account.

We got First American Home Warranty coverage as part of our new home purchase. Within a couple of months we had a broken refrigerator and they said it is not covered as it is not fixed to the wall apparently. So we paid out of pocket. One would think this is basic stuff but it is deceiving. After that as it got warmer in May we found out that the AC unit was not turning on. We paid $80 for them to send a contractor (South Placer Heating and Air) who came and said that we needed a booster capacitor which was not covered so I had to pay $220 for that. They started the unit and left quickly since they showed up late in the evening stating they were too busy.
We were on vacation for a couple weeks and after returning we realized that the unit was not cooling enough. We called First American and were told that a new $80 claim will now be processed as it has been 40 days and we should have called within a month. Once again they scheduled the same company Placer Air. Seems like that is their only contractor who can service the Folsom CA area. Service request was opened on Jul 23rd. Placer called on Jul 24th and said nobody is available for another 8 days. It was 110+ degrees outside and with a health condition in the home this was a problem.
I called First American and asked if I could use my own contractor as it was an emergency situation with the heat. First they said that their system shows that the contractor was scheduled on 24th which is ridiculous since that was the day that South Placer called and said nobody was available for a week. Anyway, First American refused to help and said that as per their policy in such an emergency situation they have 3 days to service. Apparently, the normal service window is 1 week to 3 weeks. This is how bad their service levels are.
The claims rep Kandy ** I spoke with on 25th was just not willing to budge or care that we had a health condition in the home and needed to get cooling asap. She said that South Placer would come on Thu the 27th so for 2 days I have to manage. After that date apparently, I would have a case to ask for approval to use my own contractor. I paid an outside contractor to do a checkup and they said that the freon level was low and that the person who came earlier probably did not even check the AC unit properly else would have known. So effectively we are now stuck with a situation due to a sloppy contractor sent by the warranty company. And we are being forced to use the same contractor once again. They messed up and even then we were not being helped.
Anyway, I waited till the 27th and nobody called or showed up for service. Then on Fri 28th I called and asked for approval to get the AC fixed myself. They said that someone will approve and email me in 2 hours. The rep Juarez said he will open a case and that is all he can do. The next day after 24 hours still no email. So I call again. And keep in mind that the phone system when you call First American does not have any option to speak with an agent. You have to go through random hoops till the system fails and defaults to an agent which is really frustrating. This time I spoke to Edy ** who said that the approval folks will probably not come back till Monday so nothing will happen till Monday. So here were are 7 days later with no resolution and just the stress of making multiple calls to First American and getting lip service.
They don't have good contractors that they want to use and neither do they allow us to use our own and they just make it so difficult. This is a real SCAM since their entire system is designed to find ways to not fix things and hide behind loopholes in the contract so that the customer has to end up paying for repairs. Every step is designed to be cumbersome with the hope that the consumer will give up. I am writing this in detail so that people are aware of these policies that essentially make the warranty worthless. I would not recommend anyone to buy from First American ever. If they cannot empathize with a health situation in spite of already messing up once it is clear that they are in this business to scam people. DO NOT BUY FROM THESE GUYS if you want good service.

However, upon contractor heading to scheduled appointment the contractor was informed you were not aware of appointment and re-scheduled the appointment. On August 2, 2023, First American dispatched independent contractor Mercer Mechanical to diagnose the failure on August 4, 2023, however, you informed First American you are of town and will schedule service for August 8, 2023. Additionally, you informed First American that on July 30, 2023, you hired your own contractor to add refrigerant to the system. First American informed you that the company will not reimburse you for services performed without prior approval. Please refer to your warranty contract, IMPORTANT section, which states:
“First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.”

First American installed a higher rated pump than what failed. It caused 33% more pressure. I was advised not to start pump because of high pressure by contractor that First American used. Day 1 I asked to replace a like pump with one that failed. THEY REFUSED. I had 3 separate pool contractors view this high power pump and all 3 said it was a safety issue and it could explode or damage my pool system. FA still refused. I paid over $1,000 for comparable pump, a second cleaning although one was done just month prior (no debris found) AND THINKING I COULD HAVE DAMAGED MY CARTRIDGES, a new set.
First American just sends back letters saying they have not received information. They are just hoping I lose interest and go away. If they JUST REPLACED PUMP WITH SAME HORSE POWER PUMP, ALL IS OK. They messed up and refuse to admit responsibility. I have had many such repair problems that were due to substandard contractors they hire. I just left First American after 14 years. ENOUGH IS ENOUGH!!
At this time, you have provided us with statements from your outside contractor regarding the repairs completed, however, the information provided does not include a failure experienced to the replacement pool motor completed by Water Tex Pool. Please be advised, the home warranty contract provides coverage for items that are experiencing a failing due to normal wear and tear. You may refer to the home warranty contract, Limits of Liability, Number Three, which states:
“Liability is limited to repair or replacement cost of Item due to normal wear and tear. Cosmetic defects are not covered.”
First American also does not provide reimbursement for services performed without prior approval. You may refer to the home warranty contract, Important Section, which states:
“First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.”

On 06/04/2023 my AC in my home stopped working. I placed a claim with FAHW on that same day. They sent out Zips HVAC to my home to check my AC on 06/06/2023. The HVAC company said it was my Air handler that was the issue and they would inform my warranty company. I was not satisfied with that company because I didn't see him run any diagnostic test and also explained that to the warranty company. After fighting for a second opinion they then sent out Extra Care LLC on 06/16/2023 and that contractor and myself had a very heated exchange because he claimed he couldn't answer any questions I had regarding his findings. I didn't understand why not.
The warranty company was also informed about the lack of professionalism of that contractor. The home warranty company also said in his findings that the air handler was the issue. And I also questioned what diagnostic test was done to ensure it was the air handler and no one has been able to say. Fast forward to 07/01/2023 Zips HVAC returns to install the air handler. In fact not only did the contractor from Zips show up the contractor from Extra Care did too wearing a hat not talking. I had to look at my camera footage from 6/16/23 to confirm that indeed it was him. The contractor from looks in the closet where the air handler is and says the new won't be able to fit but don't worry about it. And with that being said I was already having to pay them $730 for modifications the warranty company was not covering. The air handler never made off their truck.
The 2 gentleman went outside to the condenser and actually were outside for a while. Went back to their trucks and came back with other tools. Not once did they touch anything inside the closet where the air handler was or cut off any electricity to the air handler or condenser. After being outside for a while the Zips contractor informed me that another part is needed but he couldn't explain to me what because I have to talk to the warranty company. I then called the warranty company on 7/3/23 because I hadn't heard anything back from them. When I called they hadn't received the findings from Zips as of yet and had to call them.
After being on hold I was told they were waiting on approval for the condenser to also be replaced. Maybe a few hours later I received a email saying they were denying my service request because the contractor said the condenser was vandalized. And that my warranty doesn't cover vandalism. In fact I would need to replace the condenser at my own cost and show proof before they could add it back to my policy. I did not agree and explained that the contractors had to have damaged the condenser on purpose and showed the proof of them being outside the entire time although they were supposed to be replacing the air handler inside my home. The condenser per both contractors was not the issue!! And I gave proof the contractors that they sent to my home work together and that the Extra Care contractor after my complaint should have never been allowed to do work in my home.
I have videos and proof that the contractors work closely together, doing business and jobs together. FAHW pointed out in the contract article 4 that they are not responsible for damages caused by their contractors. And I need to contact the contractors directly myself regarding my issues. So at this point it's been almost 7 weeks without AC and the only resolution FAHW has for me is a cash payment of $841 to replace my air handler only. And of course that is not enough to cover the cost of that! I am left paying now for a whole new HVAC system. This company is not for the customers.

After several complaints they refunded my money for the fridge and not the freezer or the hundreds of dollars I lost in food.

On June 8, 2023, I submitted a claim to First American Home Warranty regarding my freezer over-freezing items. Little did I know that it would mark the beginning of an ongoing nightmare to get my fridge fixed. On June 14, a technician from Property Restorers LLC visited my home. After inspecting the fridge, he determined that it required a gasket seal and ordered the necessary part. I patiently waited for its arrival, which took longer than expected. Finally, in July, the device was delivered, and Property Restorers LLC scheduled the next visit. However, during this waiting period, my wife and I noticed a burning smell but were unable to identify its source. We started to panic and eventually discovered that it was coming from the freezer--the very same freezer that the technician from Property Restorers LLC had examined and left without addressing the issue. Concerned about a potential fire hazard, I immediately unplugged the fridge.
I contacted FAHW multiple times, providing them with photos of the burning fridge. After 24 hours, I decided to lower the freezer settings, which temporarily resolved the problem for one more day before the bottom part of the fridge completely malfunctioned. I promptly reported this to FAHW, and they advised me to wait for the technician. Reluctantly, I complied. Meanwhile, I had to discard a significant amount of food from the fridge and purchase a mini freezer from Home Depot for $189.00 to salvage whatever food remained. Finally, on July 5, the technician from Property Restorers LLC arrived. He began by replacing the gasket seal but inadvertently caused a power outage in my kitchen while attempting to fix the fridge. Unfortunately, he left without completing the job and assured me that he would promptly submit a report to FAHW. Surprisingly, he and his company, Property Restorers LLC, ignored FAHW for over a week.
I was left to deal with an electrical issue, so I reached out to an electrician friend who came and resolved the problem. I promptly informed FAHW about the situation, but they insisted on hearing from the technician. After a week of relentless calls, we discovered that the technician had been deliberately ignoring them until July 11, 2023. Finally, FAHW notified me that they needed to purchase a new part, which would be delivered at a later date. Adding insult to injury, they assigned me a specialist named Larae **, whom I called three times and left two voicemails, but to no avail. She never responded, despite the assurance that she would reach out to me. It became increasingly evident that she was intentionally avoiding my calls, and this treatment was simply unacceptable. As of today, July 18, 2023, it has been a staggering 40 days without a functioning fridge.
Finally, I received an email from FAHW stating that the assigned contractor had provided a report on the diagnosis and findings. They assured me that First American had made a determination of coverage on my service request and would soon communicate the details of their decision. They also mentioned that I could expect to hear from First American or the contractor within the next 1-3 business days regarding the next steps for my service request. This means an additional three days on top of the already endured 40. Unable to bear the situation any longer, I came to the realization that FAHW was treating me this way because my warranty had expired, despite submitting the claim prior to its expiration. They assumed that I had not renewed it and chose to neglect me. In summary, I have reached the conclusion that this treatment is unfair.
Overwhelmed with distress, I decided to reach out to the CEO of the company and the Better Business Bureau, hoping that someone would assist me, as this is undeniably an act of mistreatment. I am fully aware that my service has expired, and if possible, I would gladly renew it. However, due to financial constraints, I am unable to do so. As a husband and father in a single-income household, I find it utterly hypocritical that FAHW promotes positivity on their website. I have endured 40 days without a functioning fridge, which I consider to be a form of cruel and unusual punishment. As a result of their negligence and cruelty, I had no choice but to purchase a fridge from Home Depot on credit for $616.29. In total, I have spent $805.29 on these issues, not including the cost of the spoiled food.
To add insult to injury, FAHW attempted to compensate me with a mere $75, which I have yet to receive. This laughable refund is their idea of compensation for the immense pain, suffering, and loss of food that I have experienced over the past 40 days. In my opinion, they are the worst insurance company I have ever dealt with, and I strongly advise anyone considering working with them to think twice.

This matter has been resolved. After 8 days with only intermittent water at home, we were able to address the issue (i.e., stop the leak and fix the pipe). First American agreed to cash-out our claim so that we could hire an independent plumber to fix the problem, which we did. In the end, First American delivered what they were contractually obligated to do. It just took a lot longer and was more difficult than we had hoped or expected.

I have had coverage for 3 years but didn't have to use it until this week. We have been without running water for 3 days due to a leaking pipe. We still have not had a qualified contractor assess the situation, let alone repair it (the first one that came didn't have leak detection equipment). It is now Friday night and it appears we will have to go throughout the weekend before we get a service call. They said they are having trouble finding someone in my area (LOS ANGELES). But they also denied my request for pre-approval for me to hire a contractor on my own. A horrible experience overall. And we still don't have water.

Warranty service technician arrived on time and thoroughly checked the system. Found a clogged precipitation drain.. He cleaned the drain and rechecked the system. He then explained the cause and his solution as well as the results of the second system check to ensure there were no other problems. I would recommend the technician and American Home Warranty to anyone to reduce the cost of covered repairs to anyone.

HVAC Issue: I have been a customer of First American home warranty since 2010 and have been paying them monthly since then. I never had any major issues since then. However, for the first time, I needed their help when my HVAC broke down on 5/31 in the summer heat of Texas and I was without AC with 2 little children and my elderly mom. I created a service request, and the first contractor came out after 2 days on Friday evening and found that the evaporator had broken down I needed to work out with a supervisor on coming Monday who can explain the repair process and my out-of-pocket charges. As it was an emergency, I asked First American to change the contractor.
The second contractor came out and said it was just an evaporator replacement. On Monday, I was on the phone with the first American for almost 2 hours, they told the contractor they can't do the repair job. However, I got a call from the same contractor that I must pay him $2485 as he must do modifications, but I told him not to do the modifications. Then after long calls from me and my wife they changed to a third contractor who came on Wednesday and said the same thing, it’s a simple fix to replace the evaporator. On Thursday, I got an estimate from the third contract to pay $2000 out of pocket, stating multiple items on the estimates which are not covered by the first American like drain modification, line modification, and ductwork needed.
Meanwhile, I asked other companies outside of First American to diagnose my problem as well. I didn't choose to go with a third contractor as well because modifications that are not covered by the First American were not required in my HVAC issue. Now after 10 days, I got really frustrated and realized all contractors with a warranty purposefully add items on the repair which are not covered by the warranty to get out-of-pocket cash from the customer. I gave up and negotiated cash out of about $635, which is significantly less than the repair cost, only refilling lost Freon cost more than $500. I left so many messages to the claim specialist, but she has not been successful in explaining the reason for not paying for freon as part of the cash-out whereas she was willing to pay the contractor.
In case of emergency issues, First American makes their customers desperate and makes them helpless to accept very less cashout options in the end. My 8-year-old daughter has nosebleeds due to the heat and I really felt helpless. It’s a money-making scam between First Americans and contractors to unnecessarily add uncovered items to the estimates so they can get more money from the customer. I finally got the evaporator coil replaced by my own contractor who charged me $2000 and confirmed me there was no modification needed just to replace the evaporator coil
Appliance Issue: My microwave has been for repair for the last three months, they have ordered the wrong parts and wrong dimensions for the replacement. I have been calling them, and leaving messages but no response. The same issue with my refrigerator as well, it’s been pending for the past three months, no update so far.
Our records indicate regarding your air conditioning claim. You did not want to agree to pay the non-covered cost associated with the evaporator coil replacement. Two different contractors that were dispatched, provided two separate diagnoses, and recommendation to replace the evaporator coil. They reported modifications associated with the evaporator coil replacement, which no modifications are covered items, per the home warranty contract. You informed First American, requesting to take the cash out payment option in lieu of the replacement of the evaporator coil. The cash out payment was issued on 06/29/23, in the total amount of $637.83, which includes First American’s responsibility of coverage for the part and labor.
Regarding your microwave claim, due to parts were determined no longer available for the unit for repairs. First American provided a replacement offer, you denied the initial replacement due to the dimensions for the unit.You then declined the option for a cash out payment but requested again for First American to find another microwave replacement, similar to your original one. As of 06/14/23, you accepted the second replacement offered, the microwave will be shipped directly to your home address.
In regards to the refrigerator claim, the diagnose provided was of no mechanical failures found. It was reported the refrigerator needed to be defrosted; there was an internal freeze, and the recommendation made, for the refrigerator to be defrosted for 48 hours, and unplugged with the refrigerator doors open. First American will need to be provided with a second opinion in order to re-review the initial diagnosis provided.

I put in a request to have my oven repaired, the first technician (Tri-Valley Repair), scheduled an appointment a week out. Exactly at the appointment time, he called and said his truck broke down. He set another appointment further out and by then I got COVID. I called well in advance that morning to inform and request a return call, I called several times and texted to avoid him wasting time to get here. I was so upset because I was so very ill and calling this guy to get a new appointment was just hard. He never returned my calls and texts. I wanted to set up an appointment because his appointments are booked so far out.
I called First American Home Warranty and complained, because by then it had been about 2 weeks. First American reassigned another company. That new company's technician was very DEMEANING and SEXIST. He was just rude. He said nothing was wrong and acted like I didn't know how a gas oven worked and packed up and left. I still had a broken oven and had to put in another work order. They sent out a third company and it was determined I needed a new sensor. By then, I had a broken oven for at least 6 weeks after my initial repair request.
Well, now my refrigerator broke and they assigned me the first guy who didn't show up. He called set an appointment and never put it in the system. Fearing the same no show again and without putting the date in the system, no one would know he failed to appear. Because his lengthy appointment time periods, no show and failure to put the scheduled appointment in the system, I called to request a different company (before the work was done) and I was told that I can't request a different company and only that assigned company can request it to be reassigned. Because I had already done a request for reassignment, that it was just a one-time courtesy, I can't make that request again. This guy doesn't show or return calls or put appointments in the system, what makes me think he will request a reassignment. He could fail to appear and there would be no record of it.
At this rate, I figure it will be another 6 weeks before my refrigerator is repaired. I want to cancel my contract and be re-apportion the money that bought the contract. Apparently, it's "noncancelable other than by mutual agreement of the Contract holder and the Company. I will call First American again (having already made MULTIPLE calls to them in the 6 months of having the contract)! I am so dissatisfied.

This warranty has been in effect for less than 30 days; therefore, 180 days is a better baseline to have completed a survey. I had only a cursory reading of the policy and the understanding of the contents. I do not believe that I received notifications of creating an account for whatever reason. I believe that my premiums are part of my mortgage payment.

The technician that service my washing machine was very professional and knew right away what was wrong with the washing machine. The technician called the next day and fixed the problem. 5 stars would recommend. I have had First American Warranty for years, I only had one issue, which was correct immediately. I haven't had any other negative issues only positive ones.

My service request #**. Despite the significant amount of time that has passed, approximately two months, I have yet to receive a satisfactory resolution to my claim. On numerous occasions, I have contacted your customer service department to inquire about the status of my claim and seek assistance in resolving the matter. However, I have been met with frustration and disappointment. The representatives I spoke with provided misleading information regarding the claim, and during my last call, I experienced the unfortunate incident of being abruptly hung up on.
I would like to express my deep dissatisfaction with the lack of progress in addressing my service request and the unprofessional conduct exhibited by your customer service agents. I request immediate attention and a prompt resolution to my claim. Specifically, I seek clarification on the status of the claim, transparent information regarding the steps taken to handle it, and an explanation for the misleading information I have received. Additionally, I expect an assurance that such incidents of poor customer service will not recur in the future.

All Intercity Plumbing was dispatched and reported the water heater was displaying an error code indicating the gas control valve had failed. As the gas control valve is a special-order part, we did experience some delays due to availability and we apologize for any inconvenience this may have caused. On May 18,2023, All Intercity Plumbing indicated the repair was completed.

I had used First American for 8 years so that when my HVAC unit finally died they would replace it. Well, 8 years after I bought my house the HVAC finally died. Because the part the contractor needed to fix the unit was no longer manufactured modifications had to be made. First American refused to cover the cost of modifications which totaled $2365.00. When I told them that if the 15-year-old unit needs to be modified in order to be fixed, then the unit itself must be replaced they refused. Instead, they offered me a "cash out" option for the replacement cost of the evaporator coil (totaling around $200-$300). Needless to say, they have been a pain to work with, and after a week of getting nowhere, I'm deciding to get lawyers involved.
Hi Frederick, according to our records you placed a claim on April 20, 2023, for the air conditioner not working properly. Guaranteed Services LLC was dispatched and found the failure was caused due to leaking in the evaporator coil and recommended to replace the evaporator coil. Due to the recommendation for replacement, the contractor reported there are modifications required for the new install of the unit. I would recommend First American. They seemed like a high quality, well-organized, streamlined company for home coverage. It was simple to get an appointment online. They follow up and it's very streamlined and easy. The rep gave me the name and phone number of the contractor, and confirmed the time of who was coming out and when. The first contractor came out to look at my washer and they were excellent.
I called a second time and a plumber came out to look at a pipe issue. I wasn't impressed with him at all because, even though he showed up early, which in most cases would be great, I was at work and I showed up at the time he said he was gonna be there and he was already gone. So I had to reschedule. Then, he immediately told me he couldn't fix it. He said that when the home was built, it was done wrong, and so it wasn't going to be covered under my home warranty, and he left. He could have directed me as to how I could get the problem fixed and who I could call and maybe take some pictures and follow up on getting the job done, whether it was covered by my home warranty or not.

I was discombobulated of First American's customer support. If you go on the site, it was tough to get ahold of somebody. Then when I finally did get ahold of somebody, it was redirecting and giving the wrong information. So, I was looking for more customer service. When I got ahold of the person finally, after waiting and trying to get ahold of a different couple connections, I felt like it wasn't as efficient as it was years ago. This time around, it seemed like it was difficult. One of the last questions I had asked them, because it was an air conditioning unit that was being maintenanced, was, “Am I gonna be notified in a year? Because it was an annual thing, am I gonna be notified that it's upcoming and we're gonna have to need it again?” They said, “No. You have to do it all.”
You would think that they would wanna get ahold of you. It was something that is annual. That was just one of the things. I'm letting it go because we had a lot of good things happen when we did have them years ago. The quickness and as far as coming out and taking care of an issue and the people that did come out and take care of it were excellent. They were very courteous, get out here and do the job and finish it up. They went through exactly everything that they did and what they didn't do and what they found and didn't find. I felt very confident as far as that situation.

I was with another big company and I switched over to First American a year ago because they did a better job and offered a little more. I'm 88 years old so I just call the number to submit a claim. Usually, I call the wrong number and then, they refer me over to service department, and they take care of me. The last time, the repair people came out and pumped my septic tank. So, we had to wait on that a little bit because of all the rain and snow. It took them about a week to get out but they did a beautiful job when they could finally get through. I'm the only one to use First American in my neighborhood and I've been very happy with them. The experience has been great and I gave a couple of my neighbors the phone number to call. I like that I don't have to do the work by working with First American. I'm on an acre of land out here and we've been here for a long time and at my age, I can't do any work, which is why I have insurance.

Submitting a claim to First American is okay, but it's not very expedient. They'll get around to it when they can. If you have a plumbing problem, it's usually at least three days before they can send anybody out for anything. It didn't used to be so bad, but it is now. They're supposed to be giving me a new dishwasher because they were out here four weeks ago and I still haven't gotten it. It is on backorder I was told, but they don't call me to tell me. I have to call them to find out the status. So, I'm not really happy with them right now. I probably won't keep them much longer. When they did call me from Lowe's two weeks ago, they said they were gonna come out and install my dishwasher. I finally called yesterday to see what the status was. It's hard enough to get to talk to them. They don't answer the phone.
We've been very fortunate in the past. I got a whole new oven and stove because we had just moved into a house and it wasn't working really well and they couldn't get parts and fix it. So, we got at least $300 towards a new one. In the other house, we did get a new air conditioner. So, I did get good service. About a year ago, I had a plumbing problem, and it took them five days to get somebody out here. They told me they were trying to escalate it because I am 76 years old and needed my plumbing fixed, but it didn't work. They didn't expedite it even then. I ended up paying another plumber $500 to come fix it.

ATL Agile Repair was dispatched and found the control board and control panel shorted out; the contractor advised repairs would not hold, and as such, we provided you with a replacement unit offer. We used First American's service in the past. We had a recent claim for my plug. I needed a new plug for 220, but it's not worth the cost. I’d hire an electrician, but to do that, it will cost a couple of thousands. First American is not covering it. Other than that, doing claims is easy. That's what I like. They are always responsive. Sometimes, it took a little bit of time. Also, it's a little bit high just to put a claim. You have to pay $85, and it should be less. Then it's not refundable. After the technician comes, whether they fix it or not, you still pay 85.
Hi Andrew. Thank you for sharing your feedback. For your electrical claim, the contractor reported there is no outlet for the dryer as it used to be gas and is now electric. The home warranty contract provides coverage for systems and appliances that fail through normal wear and tear. The adding of the electrical outlet or upgrading your electrical are not covered.

I used the warranty for the ice maker in my refrigerator. The techs got out within a couple of days. They had to order a whole new ice maker. They replaced the old one and everything was fine. When you're buying a house you don't know all of the different things that could go wrong with it and they could get costly versus just paying the one-time amount. I'm not sure how much the ice maker costs but it was probably worth having the warranty.
The heater went out on the pool so I spent four grand on a new one. Also, another pump and other stuff went out. So I was like, "Wow, it would have been nice to have that warranty on that."

I'm very pleased with First American Home Warranty's service. I had a refrigerator repair, a hot water tank replacement and a spring tune up on my air conditioning done thru them. I would highly recommend them. As a homeowner, I'm confident that my appliances and home will be covered.

First American Home Warranty is quick. They give you the name of the person who's coming out and the phone number where you can contact them directly, which I appreciate. I did a claim for the refrigerator that keeps freezing up. The repairman's been out here a couple of times for that. He even moved the fan so that it's closer to the area where it's freezing up. He didn't have to do that. It helped for quite a while. But it wants to freeze up and we're baffled. We put a little fan inside of it which helped. It's still cooling and has to freeze up hard in the back before it stops working properly. If it continues to do that, they're probably gonna replace it.
The technicians are very good. They get right to the issue. They clean up their mess. They seem to have all their stuff on their vehicle and even notice other things, like our door wasn't shutting properly and they adjusted that. Also, the repairman for the refrigerator said there was a slide broken in the freezer, so he ordered that, came back out in about a week and put it in.

Submitting a claim to First American has gone well. I usually go online and put in a request. It’ll have a dropdown and then, First American will assign it to someone that's contracting with them in this area and that company will call and set up an appointment. The contractors have been good except for one company which came for an electrical problem. I'm not happy with them and I will probably file a complaint in the future. One of my most recent claims was for my refrigerator. It quit working and the condenser needed to be replaced. It was approved by First American and then, the contractor came out and replaced it. Everything they've done has been great.

The company call center is worthless and I’m sure out of country.. They never got me my services done. Never helped when no one showed up.. Paid for warranty service. Never got any service… All around awful company…
Hello Kim. We would like to look into this. Based on the information you provided the last claim was about a year ago with your air conditioner and the contractor found mechanical failure. Your contract has since expired as of September 2022. Is there a more recent contract you have us?
