When submitting a claim to First American, everything's done online. So, I don't have any contact with anybody on that, but I get a text telling me who's been assigned to the repairs. Then, if I don't hear from somebody within 24 hours, I could give them a call. They provide the phone number. Everything's been great with the techs. They are here when they say they're gonna be here. They let me know exactly what needs to happen, and in all the times that I've had someone out here, I've needed parts, so they tell me what the timeout is and then I always get a call when the parts are in, to schedule, usually for the next day or so.

Updated on 10/26/2022: FAHW RESPONSE: "According to our records, you placed a claim on October 5, 2022, for your air conditioning unit not working properly and we dispatched independent contractor, AD Mechanical Inc. who reported the blower motor wheel is falling apart and recommended replacing the blower wheel. You had your own contractor complete repairs and requesting reimbursement. Per your home warranty contract, First American will not reimburse for services performed without prior approval.
You can refer to your home warranty contract Important section, which states: “First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.” On October 26, 2022, a cash payment in lieu of the blower wheel replacement was processed in the amount of $265.93, based on the recommended repairs reported by AD Mechanical Inc. First American considers this claim closed."
My RESPONSE 10/26: First American sent an inexperienced and, as it happens, uninsured (contractor doesn't have workers comp insurance per CA contractor's license issued 9/18/2021) to my home. Further, the contractor tried to sneak out of the house with parts to my HVAC system 1) without asking for my permission and 2) against all norms ANY contractor. Funny how I could call another contractor and they were able to diagnose on site and First American's UNINSURED contractor had to "take it to his shop to diagnose." Screams INEXPERIENCE to me.
Now, they want to give me more than double what they offered. Why? What changed? I asked for parts to be covered (specifically, $1140 for OEM blower motor and $590 for OEM blower wheel). You guys want to replace these parts with non-OEM parts with an inexperienced and uninsured contractor? Did I mention that your contractor also nearly broke the entire furnace housing? Yeah, that's what the $1306 in labor was for, because MY CONTRACTOR had to customize and fix the mounting of the blower unit due to his damage. First American is a company to be very wary of and I would NEVER do business with them again.
Original Review: My first run-in with these guys came with my pool. The pump went out and it took two weeks to get it working again. Unacceptable. The second one involved my HVAC system on the house. The compressor quit working and I knew the issue: it was a bad capacitor. The company they referred me to never called and never answered the phone. HVAC isn’t working and it’s 100 degrees outside. Finally, I called another service provider and who came out same day and fixed it same day. Cost me $950. I did not try to get reimbursed.
The third and last straw was again with my HVAC. This time it was the blower motor housing and fan. The fan blades had separated from the fan, damaged the housing as well as bending the motor spindle. I filed a service request and someone came out same day. Problem was, the tech attempted to take my entire housing out of the house saying “I need to take it to the shop to find out what is wrong with it.” Big red flags. I refused to let him leave with the unit. In discussions, tech said he would “order the fan only” even though it was obvious that the entire housing was damaged. He said it would take 5-7 business days to get the part and schedule to come out.
I called the techs from the last fix. They came out that afternoon, saw what was damaged, replaced the entire housing with OEM parts the next day. When I went to First American Home Warranty, they refused to pay for the fix ($1900 in parts and $1100 in labor and delivery charges) even though I only asked for the parts to be paid for. I thought I was being reasonable. No. Their response was $105 to replace the fan. Do not use this company unless you want to be cheated. Shoddy repairs to any system of your house is not good, and these guys will NOT reimburse you for anything. Currently looking into arbitration and possibly a class action lawsuit.

First American's claims process is not really difficult. There have been some bumps in the road about people not being available at a certain time, but this last time, they did allow me to go out and find my own contractor because they could not find one in the area in the time frame and they're reimbursing me for the payment of that claim. Overall, I've never really had any issues with the techs. They've been very helpful. On the latest issue we had with the drain being clogged, the guy said that he couldn't do it. I had already told him what was needed for that drain, but I guess they have to go through the chain of command. He was also suggesting that we run a camera through the drain to see if there are any problems because he said it shouldn't be backing up the way that it is so often. So, they're very helpful in that way.

I’ve had my ups and downs with First American Home Warranty. Sometimes, I submit my claims online. But most of the time, I'll call in to do them because I feel I get better service when I call in. Sometimes, I get good service. Sometimes, I don't. Some of the contractors put their name out there to drum up some business. But they really don't want to deal with the home warranty company because they don't get paid that much. On Saturday, I called because my heat was out. First American they sent the wrong contractor because the contractor that came out doesn’t deal with oil burners. They had to reassign it to somebody. The new person isn't going to be able to come out until Saturday. She had the nerve to tell me, “It's not that cold.” First American was saying there wasn't anybody else that could come out in the area.

We’ve had First American for quite some time, and everything’s going well. They’re responsive if there’s any concern. I like them. But the last contractor I had that was a plumber was not very good. He wasn't very personable. But otherwise, the problem was fixed and everything was fine.

The companies that takes these jobs they use the word modify so items aren’t covered, that’s crazy. Those pipes weren’t $550. I was very dissatisfied with this whole ordeal. But you guys did a pay out. So my out of pocket monies was the $86 deductible plus another $79 after the $500 pay out you gave us. Thank you. Mona

Terrible service, as soon as I had an issue with my water heater I called, they set me up with a local plumber and told me he would contact me, nobody ever did. I called myself and some child answered and left a message. Still no water so I had to call my own plumber who proceeded to fix multiple issues including several safety code issues. After the work was done I contacted First American and sent them the receipt for the work completed, they refused to pay because it was not done by the person they wanted.. even though it was work that should have been covered.
They wanted me to keep calling and begging for someone else to come out.. and I got ZERO help.. paid out of pocket myself.. and nothing.. great coverage eh? All I got was a letter saying they would refund my 85.00 fee. If they are going to require that their people are the only ones that can do the work they need to get people that will SHOW UP! I can't wait for days with no water!

They've corrected whatever needed to be fixed whenever I called in for a claim. But the contractor that went out this last time left a mess. But they did a good job as far as fixing my refrigerator and my freezer. Then they wanted to leave the part in the house and I said, “I don't want those parts here.” So they took them with them. I made sure that I told First American I didn't want to use that company if I ever have any more issues with the refrigerator and the freezer.

I had a claim for a ceiling fan and the technician was awesome. I put the order in right before I left on vacation. Then the technician called me while I was on vacation. He told me that he was holding it open, and soon as I got home to give him a call. I did that and they were out the next day. They had it done that day and there was no problem. The only trouble I've had was with the contractor that First American sent out for my garage door. He didn't have tools with him and then he said that the part wasn't covered under the warranty. So I called First American and they said it was not covered. Also, he didn't have the part. So it took three days, and we couldn't get our garage door open. But then it got fixed. I just wrote the contractor's name down and put it in my file, and First American will not send those people back out.

Things have broken and then they've been fixed through First American. We had a problem with the refrigerator and then with the oven. The contractors don't always show up when they say they're going to or within the window, but in the end, things have been fixed. So, it's been okay.

Filing a claim is through an automated system. When you get somebody to speak to, you can barely understand what they're saying. Their call center could be better. The scheduling is horrible, but the technicians are always pretty good. But when I had a claim, I was a bit unhappy with the quality of work. The contractor finally got it right on their fifth try.

This company is garbage, and I am on the brink of suing for breach of contract. Speaking to anyone is difficult, and if you finally end up talking to someone (after a 30 minute hold), there is a 33% (yes, mathematically 33%) chance you will be dumped back into the queue by the person who answered, only to wait another 30 minutes, minimum.
My 17-year-old water heater died. It took a week for the contractor to get to my home. Ok, fine. Then, it took another week for FAHW to order a replacement. Fine. Then, another 3 or so days for it to arrive. I get it. Then, the contractor sat on it for over a week, and he can now not be reached by either me or FAHW! Now, they say the whole process would have to be restarted with a new contractor! I've been over 3 weeks without a water heater, and the only reason it's been cut off at that long is I finally broke down and did it myself. There has been very little effort, much less any urgency, on their side to rectify this at all.
I finally bought one today and put it in myself, and I will be demanding a cash out tomorrow (mind you, I still need a new contractor to come fix what was left in disarray by the previous one). So, thank you, FAHW, for allowing me to pay you for replacing my water heater myself. Unless you simply cannot afford the cost to replace something you are certain is going to fail, stay far away from this company.

First American is fine. They've done good by me so far. They've replaced the stove that was bad. They helped me with my water heater problem and getting that replaced when it died. As of late, they had someone come out and repair my dryer. But I was having a problem before. They had Sears as the contractor and they were worthless. They came out to fix my air conditioner and did nothing. It was like talking to a wall. I had to tell the tech what was wrong with the air conditioner and I know nothing. The only way I knew was because my daughter-in-law had the same problem and she was told what it was and they fixed it immediately. This Sears guy knew nothing.
The second time he came out, he said, “I can't find what's wrong with it. Just shut the air conditioning off and leave it off for a day, and then turn it back on. And it should work fine. It'll reset itself.” I live in Florida. It was summertime. I told him what the issue was with my daughter-in-law. He went out and checked it. He said, “Well, yeah, it does look like this piece needs to be replaced.” So when he replaced it, it worked. But I shouldn't have had to tell him. He should have found out the issue himself. When I called in for the air conditioner this year, I hoped that First American wasn't gonna send Sears. They sent a local company and the tech knew what the problem was and fixed it in one day. So I'm glad they're no longer sending Sears. Also, if they would lower their service charge a little bit, it would be better.

I have been trying for over a week to have a tech fix my refrigerator. Unfortunately due to the incorrect paperwork being submitted to the tech, he refused to fix my refrigerator and left. In the next 5 days I made several phone calls to both First American Home Warranty and LG to ask their assistance in getting the tech back to my home. I was assured that someone would come and now two weeks later, no one has come to fix my refrigerator. I called again and was told it was my responsibility to call LG using the phone number on the sticker in my refrigerator and take care of the repair myself. I called LG who now stated that the repair was complete and who argued with me over whether the tech already did the work or not.
Only to find out three people later that the tech was paid for the repair even though no actual work was ever done. I called First American Home Warranty only to find that the Supervisor I thought I was speaking to at LG was the same Supervisor who answered the phone at LG. I was told the complaint that I filed with both companies would be elevated to the presidential level and someone would reach out to me in 24 hours. As usual no one has called and I have no email from the tech, First American Home Mortgage nor LG for anyone to come and service my refrigerator. Unfortunately it looks like I will be buying a new refrigerator to replace the one not working and will not be renewing my contract with First American Home Warranty nor purchasing any LG products in the near future.

I purchased my First American Home Warranty (FAHW,) contract out of loyalty to the First American group of companies. What should have been a pleasant experience, has been nothing but headache. I have two properties under contract with FAHW. Contractors not showing up, incorrect information on the customer portal, constant fight to get information about claims. To be 'somewhat,' fair, the contractors contributed to the difficulties. Poor communication, not showing up or incompetent at their job. I do understand it is difficult to find quality contractors that will work for the requested rate on the service. But that does not help me as a homeowner. When a burner on my stove failed, it took six months and three contractors to fix it. Just to replace the burner. My 'service fee,' was cheaper than the part cost, or I would have replaced it myself.
Today, I am dealing with fallout from a familiar story (from another reviewer). My HVAC 'repair,' would have required a significant out of pocket expense for an old system that needed replacement anyway. And, a contractor that would not provide any information about the repair they were proposing. After several phone calls, I got the impression they made more money off of the 'not covered,' items and went out of their way to make sure there was enough of those parts to make it worth their while. I opted for the payout option and replaced the entire system.
Shopped around, found a local contractor that replaced the entire system at a very good price and did an excellent job! However, I did submit my receipt (as instructed,) to place the new system under the existing contract. I was working directly with an individual at FAHW because the entire process had become untenable. And now they just told me the system is not covered. Where is my receipt? Also telling me I own them money for a service call, that did not happen. And, 'that is why your service requests are being canceled.' I believe these issues will be resolved, but it should not be this difficult. I have spent many, many hours on the phone trying to get answers and resolve simple issues. Untold stress and aggravation for issues that should be easily resolved. The process should not be so contentious.
That said, there have been a couple of services that were taken care of without incident. But the rate is about 50/50 at this point. Two out of four actual services were smooth. There are a couple of requests that were never fulfilled by the original contractor and both of those took months to resolve. Really, six months to replace a burner on a stove? Contractor(s) is 100% at fault for that one, but what pain to deal with. So many phone calls. Three contractors in total. I sincerely hope FAHW did not pay the first two!
Your mileage may vary. I sincerely want to recommend FAHW, but finding it difficult with all of the issues I have had to endure. Have heard the same stories from other home warranty customers, so it is nothing new or unique. Hopefully, with good feedback process and communication can be improved. I have renewed my contract, the benefits outweigh 'some' of the difficulties encountered. But I (you) must fight for your benefit, even though you are entitled to it under the contract. That is not how business should operate.

On September 26, 2022, as gesture of good will, First American refunded the service call fee of $85.00 back to your credit card on file. Please allow 7-10 business days for the credit to reflect.
Regarding your air conditioning (311383250), our records indicate that on February 17, 2022, First American provided you with the option to accept the air handler replacement with non-covered modifications costs or cash payment in lieu of the replacement for $1,144.90. The amount included the air handler, labor to install and any applicable sales tax. The cash payment is based on First American’s negotiated rates with its suppliers and are non-negotiable, which may be less than retail as indicated in your warranty contract, Limits of Liability Number Fourteen, which states:
“Contract holder and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company’s negotiated rates with its suppliers, which may be less than retail.”
On February 17, 2022, you accepted the cash payment option.

If you are an agent, do NOT use this service for your clients. One of my clients renewed her contracted but was still able to use my credit card. Now this company will not remove my card from the account, because I no longer own the contract. This company is allowing fraudulent charges even though I am reporting them directly to them.

My friend's daughter referred First American to me. She said the company was good. I signed up and I paid the whole year for my plan. After that, I could not contact the sales guy anymore to ask questions. His phone is directly going to voicemail. I left a message and he never called me back. It's terrible. After the referral, there is supposed to be a $25 reward for Amazon. I called about that and was told it would take 90 days to get the reward thing. That already passed and when I called back again, the guy said I had to go to a website. I thought they automatically sent it to the person who made the referral. I was really upset about all this.
When my washing machine made a funny noise, I filed a claim. The service company Home Appliance Solution responded very fast. They called me the next day or the same day, and they schedule the service. Somebody came to look at the washing machine. He then ordered parts for me. The request was on June the 21st and they were done by July the 5th. It was very good. I really liked whoever owns the place. But with my second claim, I had a little problem. A tech came by yesterday, did something for me, and finished half of something. He will be coming back next week to finish the work. That aside, First American is good.

In a one word, this company is a nightmare. When you decide cancel the policy, they show the real customer "love" to you. Never disclose all the terms about cancellation when you purchase the policy. I have reported my complaint to BBB. Here is the link for review **. I am still fighting to get my refund. BEWARE and ask for all the details about cancellation policy before buying the policy. Some of the companies they contract with are third class and don't speak English like Axis Appliances in San Diego, CA. Each support person from this company give you different answers when you call. It was a headache for me instead of peace of mind.
First American’s records indicate the consumer placed a claim on May 31, 2022, for their refrigerator and clothes dryer not functioning properly. First American dispatched independent contractor, Axis Appliance Repair Incorporated (Axis Appliance Repair), to diagnose the failure of both units. Axis Appliance was unable to diagnose a failure with either the refrigerator or clothes dryer.
On June 4, 2022, the consumer requested First American cancel their home warranty contract as the technician from Axis Appliance Repair was unable to repair the units. The consumer has also informed First American that they were able to complete the repairs themselves. As a gesture of goodwill, First American refunded the service call fee of $85.00 to the consumer on June 7, 2022.
On June 29, 2022, the consumer cancelled their home warranty contract. The consumer may review the following breakdown of the reimbursement amount provided to them:

First American refunded the consumer in the amount of $322.13. The refund of the home warranty contract is based on a pro rata refund of the unexpired term, under Cancellation, which states:
“If this Contract is cancelled, the Contract holder shall be entitled to a pro rata refund of the paid Contract fee for the unexpired term, less a $50.00 administrative fee and all service costs incurred by Company.”
As such, First American considers the matter closed.

First American is doing a good job. The customer support has been really good. The thing that sometimes can be tricky is that it's kind of a lottery poll as far as who is going to be the one that contacts you to come out and do the service. It would be nice to see if they would allow you to request someone specific, like if they could provide a list of the companies that they have available and you could choose someone if you've done business with them or you know that they're reputable as opposed to some random because they were next in the queue.

In June I put in a claim for duct repairs but they had no contractor to do the work. I had to find someone. Went back and forth with 1st American to ensure the invoice would be paid. Worked with someone in the Claims Advocate. Absolutely worst experience ever. Non-responsive, ignored requests for updates, and now I am unable to confirm whether they have received the invoice and processed it for payment. At this moment, I'm stuck with a $600 bill! I absolutely detest this company and their lack of customer service. Worst experience ever.

I make a call to open a claim or I also have access to do it online. They act right away. The same day, they notified the outside party company to go over to the house and fix the issues. I'm so happy with them right now.

I called First American Home Warranty for a dishwasher. They set it to a repair service who responded within the next day. They got it scheduled and came out. They looked at it and ordered parts. They got the part, came out and fixed it. It worked out well.

First American has been very beneficial. Recently, I had a problem with the dryer. A guy came out and ordered parts. I never heard from them so I called them up and they told me they shipped and would get the parts on a particular date. Then they called and got the guy to come out a couple of days later.

First American has been good. I have to get my own repairman but First American always refunds me whatever I have to pay out. I called them recently for a claim. Then I called a repairman here in town. They came and got it over with. I sent in the bill and First American sent me a check. The only problem I had was getting anybody to answer the phone.

You can not trust this company or their contractors for anything HVAC related. We have gone 30+ days with no AC and we’re given the choice of $2000 out of pocket repair or $340 cash out for replacement. They said they will only cover the part in the labor. Everything else needed for the repair including foam path, straps, and screws to hold it in place are being charged at exorbitant rates by the contractor and are listed as modifications instead of a normal part of the repair. To make matters worse, I spoke to 4 people on the phone and communicated through messenger and email that I was canceling my contract due to an ongoing claim. My contract ended yesterday and today I have a pending charge and the system shows the contract as renewed.
I called in to have one person tell me I can’t talk to cancellations until Monday and then a supervisor processed my cancellation but said it will take 10 business days to cancel and 3-5 business days for the money to be refunded. I can’t believe how much worse this situation gets by the day. They change the terms of the contract online and I had clauses that are not in the written contract I was given and then try to not pay based on those.

I used to be with another home warranty company and First American Home Warranty is a lot better than them. As soon as I get a claim in, First American contacts me. If I make a call, they look it up right away and help me. A lot of my issues that I called First American about were fixed with no issues. They're fast. I dealt with two companies so far and they're good. There was one that was out of state. First American was trying getting ahold of them but they weren't calling me back and it took a while. That was a little bit of a hassle but in the end that company finally came down and fixed one of our appliances.

I had my locks rekeyed. I also had leaks in my sinks in the bathroom. The techs that came out for the leak were fine. It was two of them. One of them did most of the work and the other one was a helper. He got under there. He didn't have to change out anything. He said he just needed to tighten some bolts on each one of them. It's not leaking at the moment. He was fast.

It has been frustrating to deal with my plumbing issue. FA sent out T&N Plumbing for my toilet issue. They came out and said it was the flapper, I needed a customer flapper and they would order it. I never got a call back. I call T&N and they come back out replace a flapper and leave. The toilet is still running. I call again, come back out and leave. I call for third time he comes back out and says it's a part he will order it. And today I'm told he said to the service dept it's working fine. On my drainage issue. They said tree roots but what plumber doesn't clem look at the drainage issue in the house?
FA denied my claim. I spoke to one gal who was gonna get the complaint to management and call me back. No call. Did not hear that the tech didn't do his job properly. Told me I needed to get a second opinion, which I had to find and pay for and unreimbursable, and then they would send another tech out. What is the point in me paying for a home warranty service when I can't get service and they only go by what a poorly run plumbing company (1.5 stars on Google and Yelp) says?

I have been with First American for over five years. I had a couple of dealings with First American and they've been pretty good. But our last three claims have been different. I drive trucks cross country and I am never home. So, when I am home, I try to take care of things. At the beginning of June, I place three service requests. The AC units, the Hot tub and refrigerator.
The technician came out and checked (no service performed) the two AC units, but now my downstairs is colder than my upstairs. The technician came out to repair the Hot tub and needed to order a part, as of today and speaking with First American customer service they cannot locate the status or even know what the purchasing department is doing to procure the item. Quick update, I was just informed that the part is no longer available, and First American does not pay for upgrades.
The technician came out to repair my handle on the refrigerator door and the ice dispenser on my refrigerator. He needed to order a new handle for the refrigerator door and needed to order a part for my refrigerator control panel. Another technician came out several weeks later and only had a control panel for the refrigerator. After several attempts he could not take off the old control panel. He dented and scratched my original control panel and left several scratches on my stainless-steel refrigerator.
Several calls were made to First American to complain about the damage and the status of the door handle for the refrigerator. Several different customer service agents gave different and varying responses. A primary point of contact has been assigned and has provided zero assistance. I continue to call First American several times a week trying to resolve this issue that has been going on for over 90 days. I average 5 hours a week on the phone with Customer Service. Correction that’s six hours, every single customer service rep has to review the account, service requests and the notes.

Accord Appliance Services reported that the failure to the refrigerator not to be normal wear and tear so the claim was initially denied, but First American sent out Joe Appliance Repair, but they could not complete the job and currently Premier Appliance Service has been assigned to the job and has an appointment for service on September 8, 2022. First American considers this claim to be pending. You also placed a claim for a spa not heating. Flawless Pool Service reported that the control panel shorted out and needed to be replaced. First American is working with Flawless Pool Service to find a proper control panel replacement and the necessary software to complete the job. First American considers this claim to be pending.

First American saves you money. I had tree roots in my sewer drain and they covered that one. This time, my dryer was broken and I had additional policy for appliances and it covered. I pay a deductible and they pay the rest of the repair. The Sears gentleman that came out was very good. He was very nice, polite, efficient and quick. He said, "I'll be at your house in such and such a time," and he was there a few minutes before he said he'd be there. He was in and out in 30 minutes.

I purchased the Premier plan through First American Home Warranty (FAHW) which included hose bibbs/outdoor faucets. It has taken four calls and now waiting for a call back to even see if they will fix a covered item (hose bibbs) with my current plan. The contractor that came out automatically told me they were not covered with my home warranty plan which is false as it is in writing on the Premier contract that hose bibbs are covered. Then he immediately quoted me $350 a bibb ($700 total) to be replaced and brought me out to his truck to show what they called a frost free faucet (later found out this is an upgraded faucet) they would install same day. I declined the offer and called back to FAHW after 48 hours to see if they would cover the cost or had other options to get the hose bibbs fixed. The contractor had not submitted the report to FAHW so I held the line while the customer service agent called them.
The customer service agent came back online and said the contractor said there were no leaks and that the bibbs were just lose. Then the customer service agent told me they do not cover that. First off the contractor they sent out was pushy and immediately jumped to charging me to replace the hose bibbs with an upgraded bibb. Not what I wanted. I just want them fixed. Additionally, I can clearly see water running out of the top of the vale when one of the bibbs is turned on. Not sure why this is not considered a leak when water should only be coming out of the bottom when the bibb is on. I'm not a plumber so if this is not considered a leak I would then assume the valve is faulty with water spurting out of the top and need to be replaced/fixed either way. So it appears they have a dishonest contractor utilizing FAHW as way to target new customers and up sale items they don't need or necessarily want.
I reviewed this contractor and found numerous complaints regarding this vary same situation with other home warranty companies as well. FAHW has been slow to address my concerns and have not offered any resolution to this point from something that is covered in the contract and should have been routine. The customer service agent telling me this is not covered is suspicious as the contract clearly states the following, "Plumbing: Faucets (replaced with chrome builder’s standard), shower head and shower arm, hose bibbs, toilets (replaced with like quality up to $600 per occurrence)." So why can't I get the hose bibbs that are not operating properly and have come loose from the house fixed and/or replaced? They have just took this contractor's word and I feel falsely represented to what is or is not covered regarding hose bibbs.
Here is where I feel FAHW is utilizing their discretion improperly to determine what they will fix or not. If something is not covered the contract should declare up front like they do with some of the other systems they cover e.g. heating and air conditioning. This is my first claim with the company and something I felt would be routine but has turned into a nightmare. The off-shore call centers are of no help and basically leave you feeling more confused and frustrated on where to go to get an explanation as they don't know either or not properly trained. This incident has clearly shown that FAHW has fallen into the typical home warranty company in wanting you to sign up but not hold true on their end of the contract when repairs are warranted. Once this situation is resolved and/or explained clearly to why this item is not covered I may be looking for a new home warranty company.

You submitted pictures of the leaking hose bibbs to dispute this diagnosis. First American has assigned Budget Plumbing & Drain Cleaning to service a second opinion work order. At this time First American is awaiting Budget Plumbing & Drain Cleaning to schedule an appointment with you to diagnose the leaking hose bibb. First American considers this claim to be pending.

I don’t understand why you get service people from other cities, but they have all done an excellent job. It does not take long for AHW to schedule an appointment and the service company calls very soon to set up the appointment.

I had an excellent experience with First American. When I submit a claim, the techs call me within two days and get out to my house within a week. Having the warranty only cost me $80 for a repair.

First American is great. What I'm not happy with is the provider they pick to service my appliances. It's not the service people, it's the front office. I find them a lot of times nonresponsive. They tell me, "When the part comes in, we'll give you a call." But no. If I don't call them, they're not calling me. I had to go through this several times to finally find out that all the parts come in on a Friday. When I call, they never address me by name. I don't get their office staff. They don't sound very professional. Except for the very last experience I had. I don't know if she was new to the company, but she was helpful and polite. She was very different than what I have been dealing with. I had somebody out here for the dishwasher. It was five times until it was finally fixed. They couldn't agree on what was wrong with it. They would come back and fix different things. I've had First American for a few years and what I paid in premiums, I could have bought another appliance.

Every time First American sends somebody out here, they find something wrong. Then they have to deal with First American and they always deny it. I ended up going and hiring somebody and paying for it myself, which was exactly what happened this last time and the time before it. It's almost getting to the point where I'm only using them for a service that they don't cover. I've been talking to my husband. I don't even know if we're gonna stay with First American.
I wanted somebody to come in and Roto-Rooter it out. They came in and said, “No, there's a leakage under your house. You need to get somebody in there to clean out all this.” Of which they gave us a name and they were asking an outrageous amount. I said, “This is crazy.” Because they didn't crawl into the house. We called our friend who was the one that did all the work on our house. He put a camera down there and went into the house. He said, “This is water. That's all that’s out there is water.” They fixed it in 20 minutes and it was done. Recently, First American sent somebody out. They said that there were trees in there and they couldn't get through the trees and they couldn't unplug it. They said that they wouldn't cover it because it wasn't their fault, there was a tree. I then called another plumber. They came out and fixed it. So, it's done.
Our refrigerator broke once. I had to call corporate to get them to handle it. They put in not the same refrigerator I had. They wouldn't cover it. They replaced it with a much smaller refrigerator, so it’s dwarfed in the spot that I have it in. Our ovens broke too. They replaced it with a sub oven, not as nice as the one we had. So, we ended up replacing it ourselves at our own cost. The only thing I was using them for was whenever the toilet got clogged up.

I've been very happy with First American. I've done a couple of claims recently. One was okay. But the other one almost made me wish I had never even did a claim. I never spoke to anybody. It was all done by text messages. It said, "Click here." Took me to a page and then it said, "Pick three of these dates and times." I would click on two or three from a list. I got another text which said, "None of those dates or times works. Try these ones." It was horrible. But once they came, it was good.

My AC went out on June 1st and I filed a claim. The assigned contractor couldn’t make it out until following week. It’s summer in Florida understand. It took until June 27th for FAHW to make their decision on what they would cover, after many calls to customer service saying they needed contractor to provide additional information. That was a frustrating cycle waiting a month just to figure out what they were going to do, but accepted because I needed my AC fixed.
I was then informed equipment is ordered and after a few calls waiting on hold for 30 min or more find out equipment will be in a week. When the date came told they sent it to the wrong depot and I have to wait another week to get it to the right depot near me. Another week goes by and I’m told they closed the depot they originally sent it to (the wrong one) and they canceled the order. I’m told they needed to reorder and then told it would be another week and half to reprocess order.
Now we are 2 months after AC failure and they tell me they have to start all over again because the incompetent person used the same PO to reorder and it’s attached to a closed depot. So after a month from when order was placed, starting all over again. There were many times I left messages, talked to supervisors that said, "We will call you back." After more than 2 months, I had the first person call me back today only to tell me they have no idea how much longer I have to wait.
This company has no customer service, and when you attempt to connect to management they send you to voice mail and won’t call back. No one owns up when they make mistakes, completely understand mistakes happen, but do something to fix them not start what appears to be a month long process all over again. An apology would sure go a long way in keeping my cool in a hot house.

Their pricing was affordable and the deductibles were also within reason. I was satisfied with their service. The work that I have done, was done within a reasonable time. I had my hot water tank went out. It's 62 gallons. First American informed me that they would cover the unit, the new unit, and then dispose of the old unit, but I would have to be responsible for paying for the hot and cold water. They had to reroute the lines and they called me to explain what was needed, what I needed to do, what I would be responsible for and what they would be responsible for. I really appreciated receiving the phone call because it was $595 out of pocket. However, my only issue was not being able to get service over the weekend.

Problem. When it takes two plus days just to have the opportunity to get an appointment when you lose your ac under triple digit weather. Add in health issues. If the vendor can’t supply the service in a reasonable time the warranty company should select one that can.

I have had my home warranty & AC coverage for years & was NEVER told that you had to purchase an additional package that covers permits & other things. $4000 later I'm given a bill for everything that is NOT covered. On top of that they sent the same company out that tried to fix my AC last year with the same problem & he falls thru my ceiling & did a crappy patch job! It's just a horrible HOME Warranty company!!!! Will be looking for another one!

First American's rates were pretty good for the coverage I got. It helped with major catastrophic insurance. When I made a claim, my parents helped me and there was a lot of paperwork to be done.

When an electrical circuit in the house went out unexpectedly and I couldn't find the solution, I submitted a service request online and was contacted promptly by both FAHW and the electrician's company to schedule the appointment. The technician was professional and polite.

First American has done everything that they said they were gonna do, and so far, I have no complaints. I usually use the phone when submitting service requests then they send me a text saying when and who will be coming. The people have been good, efficient and showed up on time. I can't say enough about them. In fact, my husband and I were talking the other night, saying thank goodness that we have that service. I’ve recommended them many times to people too.

FAHB has always responded quickly and on time with every need we have had. It is a pleasure to recommend them to anyone who needs a home warranty. My air conditioning went out on July 21, 2022. The company you assigned to me is coming out today July 27, 2022. They will see what the problem is and fix it if does not cost more than $200.00. Hopefully if it cost more $200.00 the prior approval would be quick as it is another day over 90. The company was very concerned and willing to take care of me.

We had an electrical circuit issue and contacted First American that created a work order, was contacted by an electrical contractor within 2 hours. They set up an appointment and within 24 hours they came to the house, identified the issues and electrical power was brought back online in a very timely manner. Great job and will maintain warranty services with them for years to come.

I've been with First American for 25 years and they've always done their jobs. I’ve not had many problems with them and we always get them worked out. But right now, I'm stuck with a leak in my refrigerator. The lousy company they sent didn't do much of a job with even detecting the leak. After they left, it was still leaking all over my refrigerator and froze my freezer door shut. I have no way to open it.
I was lucky some friends of mine came over and they pulled the refrigerator out and turned the water off. The little dispenser for the water is still leaking like crazy, but I've managed to keep it contained by being able to get a container under it that isn't gonna fall. I'm waiting and hoping that they authorized the parts to the company that came in originally and that I get it fixed soon. I’m 89 years old and I'm a widow. It's very inconvenient to have this happening and not get taken care of right away. But I've been satisfied to know that I have First American for a call rather than hunt for somebody and pay four times as much. It's expensive to pay monthly, but, they cover most things in your house. It's worth it.

A couple of years ago, we had some issues with First American trying to find somebody. We sort of had the runaround there and had to wait, but the last two times that we used them, our experience was good. The plumber and the guy who fixed our dryer and washer have been very good. I called my claims in. I got a phone call, and then I got a text message that said, "See more info." There was also a picture of the guy who came to fix our washing machine. I was very satisfied so far.

With First American, I get low expense on repair costs and they get experts to come out to my home. I'm here in Mobile and for my recent claims, both the repair people came from Foley, which is another county, but that's the way it works. They were very professional and did what they were supposed to do. One of them came for the washing machine and after the parts were ordered, he came back out and completed the job. The washing machine is working fine now.
The other tech was supposed to come back and was going to order a part, but he never did. Neither did First American send me anything asking my approval rating for the job that was completed. They would let me know that the technician reached back to First American to let them know that that job was completed, and then they would get paid. If they did that, then the electrician would be at fault here because he did not complete the job. Other than that, in the years that I've had First American, they have been very responsive when I needed them and they have always supported me.

Everything is great with First American and it's a good warranty company. We had somebody come out to fix the icemaker and he changed a part in it. But afterwards, when we use the water, something has been leaking. We have a drawer at the bottom and it's leaking again. We just figured this out this weekend and I don't want to pay the $85 again. But other than that, the tech was very nice and helpful.

Some of First American's representatives are good, while some of their services aren't. I have a claim for a bathtub. A leak on the ceiling. They sent me Jefferson Plumbing for the bathtub. They fixed it, but it was still leaking. So, when I called, I let them know. They said they would recall Jefferson Plumbing to come but they didn't come back. I asked them to give me somebody else because I couldn't wait.
I called today. I got one of their first representatives. He didn't understand my case. And I asked to give me the manager. He put me on hold and hung up. When I called again, I got another representative that was a girl. And she was better. She helped me out, and understood what I was saying. She sent me an email to ask me to choose my own contractor. That's what I've been trying to do. And for the ceiling, they asked me to check my own contractor because they couldn't find one.

Our records indicate you placed a claim on June 28, 2022, for a leak in the kitchen faucet and second floor master bathroom tub. We dispatched contractor, Jefferson Plumbing, LLC (Jefferson Plumbing), who diagnosed the failure with the kitchen sink faucet to be caused by a leak from the basket strainer body and recommended replacing the faucet. Jefferson Plumbing diagnosed the failure with the bathroom tub to be caused by the drain and recommended replacing the drain. Jefferson Plumbing completed both repairs on July 6, 2022.
On July 14, 2022, you advised us that the master bathroom tub leak was still present. For sooner service, we dispatched contractor, Jeff Foster Plumbing, who reported the leak you requested they diagnose was unrelated to either leak previously serviced by Jefferson Plumbing. This leak was located in the front upstairs bedroom where no plumbing is present, which was indicative of a roof leak. My 71 year old disabled vet Father in law has been with a working toilet and shower for 6 days. The plumber that came out 4 days after filing a claim could not fix it and submitted a report to FAHW asking for approval on different equipment to be used. It has been 2 more days and still no answer from FAHW. I have called several times, put on long hold times and disconnected when I requested to speak to a manager. This is beyond unacceptable!!

I have multiple policies with First American Home Warranty. Reps have been friendly, and filing claims have been convenient. They have great customer training, attitude and behavior of their frontline service people. It's the way to do it so they can get more customers. The only complaint I have is sometimes they need to pay attention to not find the service techs to the nationwide company. There was one assigned but several days later, they said their tech was not available. I gave them a chance, but it happened twice. They need to get their attention to use local first. Other than that, for their service, starting from customer service, it's easy and friendly and I don't need to worry about they're going to judge me. I feel free to express my problem and they will go the distance to solve it. Overall, I'm satisfied.

First American fixed the fridge a few times and so far, they replaced the icemaker three times. Recently, the tech came out again because the icemaker was not working. He said he replaced something different and that it was supposed to work. It did for three weeks but now, it's frozen again and not making ice. Other than that, the company was good and the tech was a nice guy.

Air conditioning stopped working Friday night. Filed for service with First American Home warranty on Saturday morning. A few hours later no called from contractor, so found out contractor does not work on weekends. Called First American, explained that have children in house and needed service since it will be above 90 degrees outside. Guy keeps me on hold for over 1/2 hr. When he comes back he explains that they don’t have contractors that work on weekends and that he checked and considered 90 degrees not to be hot. That I needed wait until Monday for get a service date. This company is the worst insurance company I have dealt with all my life. Do yourself a favor and stay away!!!

I have paid almost $60 a month to this company for two years, yet when I need something fixed, they (and their contractors) are a nightmare to deal with. I live in Pittsburgh, a city with thousands of contractors, yet they have no one that will work with them. They do not have a contract with one electrician in a large city so I had to find my own and pay them, then wait for a reimbursement check. They only had two HVAC contractors anywhere near me, one was 2 hours away. He called to make an appt, I took off work, and he was a no call - no show. I had to call the warranty company back (which is a nightmare, put a minimum of an hour aside if you have to call them) to get another one scheduled.
The second contractor was very young, spoke very little English and no clue what he was doing. My furnace was shaking and making a loud noise. The upstairs floor was actually shaking. He told me the ductwork was loose and put a bunch of screws in the ductwork. I asked him to look in the furnace because I disagreed with his diagnosis. He would not. After many weeks of fighting with First American Home Warranty, who stood behind their contractor and said they don't cover ductwork issues, I had to hire my own contractor. He opened the furnace, found a dryer sheet in the blower fan, and fixed my issue in under 5 minutes.
First American Home Warranty refuses to refund the $100 deposit that I paid for their service. On top of the $100 I paid them, I had to pay $115 for my own contractor who actually knew what he was doing. My oven stopped working and it took 3 visits (3 different days off of work) to replace the igniter switch. The first tech ordered every replacement part that the oven took without even opening the oven. After weeks of waiting on parts, another guy came and broke the igniter putting it in. We had to wait for another replacement and a third tech. We went over a month without a working oven. I can not stress enough to stay very far away from First American Home Warranty.

We dispatched an independent contractor, Tran Heating and Cooling LLC who reported the heating unit was operating properly and had no mechanical failures. However, they did report the ductwork was not strapped or supported which was causing the vibration. This is not a covered failure therefore, your claim was closed. I have used your services for what is almost brand new equipment that decided not to work. You sent people out and fixed it each time in a timely manner. When I had any issues, they were addressed immediately and, since I am a Realtor, I have all my clients purchase this service and they have been helped as well. The only issue I have had is that it is hard to get parts for some of the equipment and substitutions should be made when you cant get a part for a stove. You made it right for my client but even that took some time since product availability was strained. But in the end, you came through!

When we purchased our home six years ago, the previous owners provided the warranty as part of selling the house and we have renewed it every year. We had had occasion to use it several times for things like a microwave, garage door opener, garbage disposal, hot water tank and more. The process of filing a claim, the time it takes to get the item repaired and the quality of the work and any replacement items has been excellent. We highly recommend FAMW and plan to always have a policy for our home repair needs.

While it took a while to get the appointment, B & G Appliance came on time and relayed to First American that the microwave could not be fixed. Due to the holiday weekend, it took a little longer for First American to send an email for my approval, but once that was done the microwave was delivered and installed promptly.

Updated on 07/22/2022: I filed a claim with First American Home Warranty (FAHW) on 07/05 for HVAC repairs. I've had below issues for and during the claim.
1. Very slow turn around time, the company only had one vendor that they reach out to and they came to my house after 3 days and the inspection report was sent to the company on the 3rd day but they reached out to me 7 days after the claim opened.
2. The costs provided by FAHW contractor doesn't match or justify the actual cost of the part (Manufacturer: Homegood, Part:HVAC Evaporator coil). Evaporator coils from any manufacturer costs between $600- $2000, costs described by company contractor was $200.
3. The claims department provided a pre approval for self fixing and later denied any such communication.
4. Since the fix was done by my own contractor, FAHW sent me a payment of $478 ($200 for parts + $278 for labor), first of all these costs aren't actual costs since I had quotes from 3 different vendors and they were nowhere near that, FAHW only used their own 1 contractor and justifies these low costs. Secondly this payment does not include the Refrigerant Recharge cost which is in the contract and was needed as part of repair report per FAHW contractor.
5. Last but not the least their staff is really rude and demeaning, especially their claims agent. They don't even respect your or your situation let alone empathize with you.
Original Review: I signed up with First American in May for my home warranty. During the 4th July weekend my AC stopped cooling so I logged in a service request with First American on July 5th 2022. They assigned me a contractor who didn't show up until July 8th. After the visit on July 8th the contractor sent their report that AC repair is needed to First American (I was also copied in the email) that day itself. I reached out to First American the following Monday July 11th and then Tuesday and they said they didn't receive the report. FYI by this time we are already living without AC in Dallas, TX where that week and before there was heat warning issued and temperatures up to 106 F.
On Wednesday July 13th I called First American again and after several attempts and an hour long wait when I reached someone they said that, "We went through the report and we will cover only parts and labor charges but we won't cover the "MODIFICATION" charge of about $1050 and you've to pay that." I told them that I would try to check with another AC contractor to enquire about this "MODIFICATION" charge. After checking with other contractors I found and I quote the AC guy that "this MODIFICATION charge is nothing but Labor that AC contractors put down as MODIFICATION because they can't get good money from Warranty company and this amount is charged to customer and every contractor does that". Since it's already been over 10 days living without AC I thought I don't want more headache and will schedule the service with First American contractor and will pay the "MODIFICATION" charge of $1050 myself.
So again I call First American and again after 45 min wait I go to a customer rep and now they said that the NOT COVERED costs will be the "MODIFICATION" and the "CODE" charges worth $700. So total that I have to pay is $1850 and guess what code charges was nothing but the part charges. And they will cover Labor charge of $200. So to conclude after paying them monthly warranty fees, service request fees and waiting more than 10 days to get my AC fixed I will pay $1850 out of my pocket while they will pay $200 for the fix and it's gonna take another week to order parts, schedule and get the fix done. I don't know what to say after this experience, I don't have any words and just frustration. To everyone before signing up for a warranty service please go through all the covered and not covered stuff and NEVER EVER sign up with First American Home Warranty. Sincerely, A REALLY SORRY CUSTOMER.

I’ve had FAHW for years now and almost every time I schedule service I need to cancel and go through corporate because the companies they assign are known scammers. A few times I tried to switch contractors and was told I couldn’t. It wasn’t until I reached out to corporate that I was told I could and they handled it through there. Well now I need my garbage disposal repaired and the only company they say they can assign it to is a well known scammer in our area.
I called and rep said the other company they called has no appointments. Of course she couldn’t even give me their name. I find it hard to believe that on this heavily populated, military, resort town, FAHW only has 2 plumber’s contracted?? So here we are once again having to reach out to corporate because I refuse to be scammed. I have a warranty that I can’t use to repair this issue because the only company they claim they can assign is a well known scammer with several lawsuits against them.

I called FAHW on Thursday, June 30 when a contractor did not show up at an appointment the previous Wednesday and spoke to Brigid (x3170). He mentioned that he would follow up with the contractor directly and reach back out to me by noon the next day (Friday, July 1). I did not receive a call back that day and left a voicemail in the afternoon. My issue was not addressed until I called back myself and spoke to a new representative on Tuesday, July 5. This representative (name not given) then "escalated" my service request and told me that I would be contacted by the next day. Again, I had to call FAHW myself to speak with someone new (Holly) who was able to identify a new contractor for my service request. It's frustrating that I've had to call FAHW when I've been told that someone would be contacting me.
Hello Nicholas. Our records indicate you placed a claim on June 14, 2022, for your air conditioner indicating its not cooling. First American dispatched an independent contractor, A&G HVAC Solutions, to diagnose the failure.
On July 5, 2022, you advised that A&G missed their scheduled appointment and First American dispatched a different contractor, Air Shield Incorporated, who reported the compressor has shorted due to the TXV having a restriction and fan motor over heated and burn out the contractor recommended replacement of the condensing unit, which has incurred non-covered costs of $670 for modifications which are not covered per the contract.
As of July 12, 2022, First American authorized the replacement and the condensing unit was ordered. Per the contractor, an appointment has been scheduled for July 19, 2022.
On July 15, 2022, First American attempted to contact you to further discuss this matter.
Please be advised, First American considers this claim open and pending.

I used First American not too long ago for my freezer and the techs came out, assessed the situation and ordered the part. Then, they sent an email back to me. They had to come out twice. It took a little longer than normal but that was only because of the parts. Other than that, I had no issues. People should get the First American home warranty. They are a very good company.

Our hot water heater died a few weeks after moving into our new home. With the stress of moving, we just wanted to replace the heater as soon as possible and did not realize that it was covered by our First American Home Warranty. We called a local heating company that was able to replace it the next day. When we contacted First American after replacing the hot water heater, they refused to provide any reimbursement. It’s our fault that we didn’t realize it was covered by our home warranty, but it would have been nice for First American to respect the fact that as first-time home owners, we don’t always know what we’re doing, especially in the first few weeks of home ownership. I wish that someone at First American would show some humanity and cut us a break.

People should get American Home Shield. The quality of their contractors have been excellent. My washing machine was shaking side to side and going crazy so, the tech came and looked at it. The shocks were all worn out and he replaced them, and the washing machine is working good enough.

Tedious procedure to report misfunction which require responses to programmed voiced instructions and payment. Then when get to a speaking assistant, referrals identify repair agencies which deny their capabilities and have to go back to the recorded messages as that speaking assistant is not available on subsequent days, and subsequent information is not called or emailed back. Should issue a submission number and phone number to bypass these recorded instructions. Make the reporting more efficient! Secondly, sent photos of wine cooler but email site not offered for First American.

I contacted FAHW regarding my stove display. You couldn't see what the temperature anymore. They sent a repair guy out. He said they couldn't fix it as the parts weren't available but that he would let FAHW know so they could contact other vendors to see if they had the part. The claim was closed out with no other contact from them. I called and FAHW had me open another claim for the same thing so I had to pay another $85 which I'm still not happy about. The second time FAHW had Sears come out and look at stove. They took the display module and sent it off to see if it could be repaired. It couldn't. FAHW then sent me information on an Amana stove that they would order to replace my stove. The stove has been installed and I like it. FAHW was worth it in this case.

I have had to call for service a few times lately and the response is very quick. The only thing that I would like to see improved is having more contractors in my area. There was none for my hot tub/spa but I was very pleased that I could contact one of my choice and get fully reimbursed. This process was excellent. The AC contractor was not one I would choose to use again but they are the only choice in this area.

I have not been happy with the representatives because they lied to me about when I can expect service. I waited almost two weeks to find out that the first person they had assigned to me wouldn’t be able to get to me for a whole ‘nother week. I was told by two different companies that First American's people were just giving out random days. The second lady I spoke with was very nice. She said, “I wish they would stop telling you all when we're going to be there. They have no idea how many technicians we have, what our schedules are like. I apologize, but I cannot get to you tomorrow. It will be three days.” On a whole though, everybody has been great. I've only had an issue with one guy all this time. The techs that came for the air were very polite and clean. They arrived when they said they would.

My living room lights and ceiling fan were not working so I submitted a claim to FAHW. Prior to this claim being submitted I had unrelated work done to add a 50 amp for a new cooktop. Around the same time frame my lights stopped working. I did not know if the preceding work had anything to do with the lights not working. The dispatched electrical contractor suspected the previous work probably involved a power surge that affected the low voltage lights. He stated the low voltage lights would not be covered by FAHW. He recommended I contact the company that had added my 50 amp to see what they could do.
I did this and a technician was dispatched who did a thorough diagnosis that took two hours and informed me the FAHW electrician totally misdiagnosed the problem and should have followed the circuit into the garage in which he did not do. Once in the garage two wires were determined to be loose and the matter was fixed. I had to pay the second electrician that was not affiliated with FAHW a sum of $515.00. I called FAHW and explained the situation that their dispatched contractor had screwed up the diagnosis blaming the other company when in fact he failed to properly trace the circuit and diagnosis the problem.
The FAHW employee apologized; stated after consulting with her boss that the $85.00 service fee would be waived but they refused to pay any of the $515.00. I insisted that since their contractor told me that this claim would not be covered that I had no choice but to contact someone who could actually diagnose the problem correctly. In the end they refused to pay me anything for their botched mistake that should have been covered. I ask myself why continue having this warranty when they fail to own up to their mistakes. I am a retired fraud investigator and did everything correct. That wasn't good enough according to FAHW. They told me I should have called them back. I told them the majority of the $515.00 was attributed to the actual diagnosis and I reminded them their contractor informed me it was not covered.

Overall we are very satisfied with service provided by First American. The only complaint is that sometimes the process involved makes the completion of a repair take longer than we would like, especially for a critical appliance where delays create a difficult inconvenience.

First American wasn't good that was why I canceled them after the first month. I called and wanted to get a service for my toilet that was running. I called them on a Thursday and they said that it was gonna be the following Tuesday. They weren't willing to do anything and my toilet’s supposed to just run all weekend.

We scheduled an appointment and a tech came out and did my preventative maintenance. He checked out everything, filled the paperwork out and gave me a copy of everything. I saw First American as one of the premier and highly rated services. I selected them because I want good quality. I'm spending $131 a month on First American to get their premier coverage. We used their services once for something that was very basic. We had a washing machine problem that ended up being nothing more than the knobs had become stripped and weren't working anymore. It was a matter of replacing knobs. The service was fine. The contractor came out very quickly and addressed the problem.

First American saves me a little bit because I'm a senior. So far, they've been good. They were easy once we got started. They were faster than I expected them to. We're finishing up on our septic and plumbing. It backed up into the house. They couldn't get me a technician so I had to get our own. We're out in the middle of nowhere so it's hard to get anybody out here. But the one we worked with was great. First American covered more than we thought they would cover. They paid for the cleaning and blowing the system. We finally came to a decision that they wouldn't cover anything outside the house, which a lot of people don't. Even our home insurance doesn't cover it.

I had issues with my well pressure and my water pressure. Because I have a lot of minerals in the water here, I have put in a filtration system. And so, everything needs to be maintained. I'm really glad I have First American. So far, so good. I had to submit a claim a second time because the garbage disposal quit working. The tech unjammed everything in it and it was working for a day. But it quit working again so I resubmitted a claim and let them know that we should replace the disposal because the bottom of it is rusted.

When I was speaking to the rep when I was getting ready to sign up, he was super professional. I had an issue with my AC unit and the contractor asked different questions. He went with the simplest fix first to see if that would help and what he did actually helped. It was more of what I expected from my previous warranty company. If my previous company would send out a contractor, they should follow certain protocols to diagnose a problem or at least try to resolve it with minimal cost first and then work their way into what the problem could or might be. They would always show up, not do anything, say they'd send over a diagnosis, say they’d sent a diagnosis, but they didn't. And it’d take two, three weeks for them to send it over to the other company. And then it took another two or three weeks for them to get back with me on what was going on. So, I'd be in limbo for up to three months for one thing.

I've been pretty happy so far. They're very professional and they have good follow-up. Some of that enthusiasm can be lost when the claim is moved to a contractor but where a contractor has dropped the ball, First American has been very good about going back in and saying, "Hey, come on. This is the ball, pick it up." They seem to really care about what they're doing, not just taking your money. I didn't get caught in any real loop with the reps and that means a lot to me because stuff like throwing you to somebody, and then getting disconnected after 45 minutes or, "I can't help you. You've selected the wrong prompt" really grates on me. They're very user friendly.

First American has been good. We have done two claims and they weren't able to help us, but they've been quick. One was electrical and one was for the pool, and they said that they were both pre-existing when we bought the house.

The lady with First American was friendly. She was in a different state, so she would try to call me and try to match up with my work schedule because I worked at 6:00 and I only get home until 6:30. She told me that I'd have to stay with the home warranty that I had for 30 days then a couple of days prior to picking up their home warranty, to drop the other company that I have. She was knowledgeable of her company. I kept the payment due date on the same day with the other company and she was able to prorate the payments. I made the payment, and she was able to keep it. It didn't hit my account till when my coverage hit. However, they didn't tell me that the companies that they recommend, all they do is email or text you. I had to call them to find out what was going on and who was coming out. But First American is good. They cover more than the home warranty that I had that's why they're a couple of dollars more.

I had a policy with First American that covered my air conditioning unit. It was last summer and getting somebody out to even look at it was weeks so you're without air for weeks. Then when they came out, they denied it. The person that came out said it was dead and they refused to do it. I also had a claim for my refrigerator. They didn't deny doing it but said they couldn't get anybody out there to do it for two weeks. Who lives without their refrigerator for two weeks? Whatever the contract said to do, they didn't do it. I have seven houses, and I gradually moved all of them away from First American.

I had a problem with my heating and cooling unit on the cooling part. After I paid $100, First American sent a very pleasant service rep out who said, "You'd be better off just to buy a new unit." They seemed to be more interested in selling me a new unit than fixing my unit. That bothered me. I was unhappy with what they were saying because that's what you have a warranty for - if something stops working, then they fix it. When I looked at the bank statement today, I saw where they had drafted me. I need to talk to somebody at the company because I don't think that this is how it's supposed to go.

The coverage plan at First American is good. They've been very easy to work with. We've had to make two claims for two broken appliances quickly. We signed up in March and in April, we had a dishwasher go down. It was five days before somebody called me. I did not know that my claim had not gone through their online system. When nobody called me, I called and the lady at First American said, "I see where one was started, but it did not go through."
The technician that came out to address the dishwasher didn't have a uniform, and the vehicle was not marked. If I didn't know that I had someone coming to my home, I would have thought it was some random dude pulling up to my driveway. I had no way of knowing that that's who this was. He was proficient in what he did but with that dishwasher, that whole process was frustrating because there were multiple visits.
During the initial visit, he diagnosed the problem was a bad control board. They had to order the control board and that took five days for that part to get in. Once it got in, they called and scheduled the new appointment. He came out, put the control board in, but that didn't fix the problem. He said maybe the pump was bad so he ordered a circulation pump. When the circulation pump came in to their building, instead of inspecting the part when they got it, he waited until he was at my house to put it in to open the box and discover that it was broken. It added one unnecessary visit and also added seven days to that process, waiting on a new part. Plus, I'm having to take time away from work to wait on them to get to my house.
This last time on the refrigerator, we submitted on a Thursday and a lady called me on Saturday. They were assigned quickly. When you make a submission through First American, it will say who is going to come work on appliance then it's up to that provider to reach out to you and schedule the time. The contractor for the refrigerator was supposed to come this morning to put the part in. But I got a call this morning and the lady said, "My guy quit. We're not going to be able to make it to your job today. But I will call you back and schedule that with you before the end of the day." She did that. She called me a few hours later and they're scheduled to be at my house this coming Friday.

They had my information incorrect after setting up the warranty. They had my contract sent to the property address which is where my tenants are rather than my mailing address. Because of that incident, I wanted to make sure that no one would be able to call and make a request without going through me. I asked to have a password put on for verification. It was said that the password would be put on. But when I had to call back for something, no verification for the password was asked and I got a little arrogant, smart feedback. He was like, “Well, there's no need for a passcode for me to ask because I see your number up here.” It wasn't what I had expected coming from a representative servicing their client. I wound up having to call back and I spoke with a young lady. Something went a little wrong and I asked to speak to a supervisor. The supervisor called in a couple of days later and we got things taken care of properly.
I had a company go to the property to service the swamp cooler. That company was excellent. I spoke with the owner or the head guy. For quite some time, we had good conversation.

It was my first time since I joined the company to submit a claim. It was for the air conditioner and the gentleman who came out right away was very professional, did what he needed to do and took away what he removed. Everything was taken care of in that first visit. When the unexpected takes place, you're thankful that you have a company that has a good reputation that comes out and resolves the issue.

Some of the things that First American Home Warranty offered me versus the company I had were a lot better and cheaper. I talked to the guy for a long time on the phone and he explained everything to me in detail. He was very thorough and I liked what he was saying. I called them once and they sent me some stuff in the mail and let me read about it.

Lately, our air conditioning has not been working and I've been calling First American for hours and hours. It's kind of a runaround. I cannot even place any order with them because they need to send somebody to tell me what to do with the air conditioner. I left messages but they don't respond. I called six times and every time I was on hold over one hour and nobody picked up. They used to be good and sent us a contractor for the plumbing.

I liked the plans First American offered. They were competitive with everybody else. The price was a bit higher, but I care about if they're gonna get things done when they say they are and all the reviews I read said they would. The gentleman I signed up with was great. He gave me all kinds of details and I even called back the next day. I called other companies too. First American was the only one I felt not pressured, and I made my decision on that. They didn’t want me to get it right then, and I felt they were more comfortable about their product if they were gonna let me decide instead of rushing.

When I spoke with the person at First American, she sounded like she represented her company. It sounded better than the other companies. When I filed a claim, First American's process was to immediately assign a vendor. It was a bit clunky in the beginning because I called to check on the vendor and the system seemed to think I had a vendor signed, and it wasn't the case. When I tried to call back, I got caught up in their phone tree and wound up pressing the number for sales. They said they were sorry and passed me on to somebody else. They troubleshot it and figured out what happened. There was a glitch in the computer system where it didn't quite do the handshake to the vendor. But that was resolved immediately. I got a call from the vendor later that day. They were out in two days and fixed the issue. I've had a similar situation with another home warranty who was horrible. This worked much better with First American.

The guy we spoke with was relaxed. He wasn't giving us any pressure on picking his company, First American, over another. He simply pointed out things that his company had versus the other ones and told us the choice was ours. We went with his company based on that and so far, so good. The only issue we had was when our microwave oven stopped working and we asked for it to be repaired, it took six weeks to get the part in to get it fixed.

I called First American Home Warranty about my AC. It took them almost three weeks to send somebody out to fix it. I had to call twice. The first time, the rep said they'd send somebody out. I waited four days for the person to come out. I called again and they said the same thing - they'd send somebody out. I even called the people who they gave me the phone number to, and there wasn't anybody answering the phone. It wasn't on First American but it was on the people that they got on service. When the Sears technician came out, he said it needed freon but didn't put freon in it. I gotta go pay somebody else to do it. I'm so mad at First American, I don't even want to talk to them. I was dissatisfied with the service that they recommended me to. They need to change services because that service was crappy.

The reps were nice people. Nobody was pushy and shovey, and the warranty wasn't a crazy amount of money. The house is new, including the plumbing, air conditioning and heating, so First American is covered good for a while. My appliances all have warranty, but you never know when they're going to kick the bucket, so I figured I'm gonna get some protection.

I made a claim for my LG refrigerator that was not staying cold, and it was the very first claim I had with the company. The techs came out, and the problem was the motherboard. The motherboard on this particular brand of refrigerator is discontinued, so they couldn't find a new one. First American's choice was to take that motherboard and send it off for another two or more months to have it rebuilt. This is after almost a month of me not having a refrigerator. They were able to put another motherboard in but since it was not the original one and it didn’t match my refrigerator, I can no longer make ice. It was either I can no longer make ice in the refrigerator or I can wait three or four months to have my unit. I chose not to make ice, so now, I lost the capabilities of my refrigerator.
Whenever I speak to someone, the person is just following the script. They weren’t rude. They knew what they were telling me, but it was out of their control. I didn't get hung up on and get put back into queue, which is a plus, but that’s the only good thing. My problem is that First American was more than willing to inconvenience me of the three months to save money versus replacing my refrigerator. I don't find that to be good customer service or good business. Find somebody else.

I have a Samsung dryer, and it stopped heating. It was just a year old and the warranty on it had expired. I went on First American's website one day, and they gave me a date. It was within two days that I had someone out. The service was quick, and the technician was good. He explained to me what he was doing and what he found that caused the problem. He was able to fix it on site, and it's working good now. All in all, First American is great. I've only had it for a couple of months, but their response time is good and I've shared it with some of my friends.

I put in a claim for my water heater that broke down and started leaking. They said it wasn’t covered. I had to come out my pocket for 1,400, so I cancelled that contract. They refunded me 600 and some dollars a week after I paid.
Hello Carolyn. Our records indicate you placed a claim on March 17, 2022, for your water heater indicting it is leaking water. First American dispatched independent contractor Ark Plumbing of VA LLC to diagnose the failure. The contractor reported the water heater us unrepairable and recommended replacement of the unit which incurred non-covered costs of $750 for modifications which are not covered per the contract.
First American awaited your decision in accepting the non-covered cost to proceed with the replacement of the water heater. On April 5, 2022, you informed the company that you had the replacement of the water heater completed by your own contractor. First American has since issued the cash payment in lieu of replacement at the company’s negotiated rates which may be less than retail. The cash payment settlement of $645.86 includes the cost of the equipment, sales tax, $255 for code requirements and permits and labor rate for installation. Per the contract, First American may issue a cash payment in lieu of repair or replacement at the company’s negotiated rates which may be less than retail.

The rep was super knowledgeable. She answered all my questions and had good customer service skills. She made me feel important. I've used the service twice and the first time, I was a little annoyed because they referred someone and the contractor never really reached out. I ended up having to reach out and First American referred me to a second provider which I had no issues with. But I need to call them back. When they put the microwave back together, there's a part that isn't where it's supposed to be. Other than that, up to this point, I'm super happy.

Signing up was easy. I asked them some questions and they told me all the information. I said I still had my other home warranty. He said, “Well, you should check with them. Make sure there wasn’t gonna be any cost to get out of it. Whenever you’re ready to get out of it, so that there’s no lapse in the warranty, just let us know. We’ll make sure that we start you in, and we start the security, so that we don’t have any double coverage or any lapse in the coverage.” They were really easy to work with. I have several different coverages, and I went down the list of what I had before with the other company. They tailored my coverage. I added a few things that I couldn’t get with the other company and the price was considerably less than the company I was already with.

I called them Sunday afternoon and the rep asked me about my age and the heat in my house. I told him I was 62 and he said, "Okay, we'll consider this an emergency". I didn't hear back from him Monday and I called him Monday afternoon and he said, “It’s 24 to 48 hours before we can usually send somebody out.” And I said, “And that's what you consider an emergency?” They haven't been out yet. I called again this morning and they said they left me an email. I said, “Well, my phone doesn't have emails, doesn't have that capability, because it's a house phone. If you look back in your notes, we discussed that when I called on Sunday afternoon.” It must have been an oversight. They say they're 24/7 but when I called back after midnight last night to see if anybody was going to do anything, they said that those operators weren't available and I had to call back during business hours. What do you consider business hours when you're 24/7?

To say I am less than satisfied is an understatement. For 2 summers in a row now, my family and I have endured the hot temperatures with no AC while waiting for weeks on end for relief with repair/replacement after a FAHW selected contractor has determined a need covered by warranty. The most recent and current incident has been a service call since 5/14/2022 (paid $100 that day) which is still unresolved. Today, I sit with no AC and no estimated date of resolution. When I call the contractor, they throw FAHW under the bus and say “they never order the right parts, purchasing doesn’t know what they are doing, etc.” I feel that is very unprofessional for a company you are partnered with. When I call FAHW, I experience call and hold times totaling 1 hour 18 min+ with still no answer.
Not including the past 3 years, I have made no less than 10 calls for this current claim. Representatives have told me - “parts are ordered, wrong parts were ordered, parts are on the way, parts should be in on 6/28, one part might be in and the other part might not - we aren’t sure”…. And so on. I am exhausted. My family is exhausted. My 14 year old dog spends all night long panting hot and in and out of bed lying on the tile floor trying to cool down. I purchased a fan from Menards which helps when sitting right in front of it. It has been 100 degrees for several days of the 7 weeks this has been going on.
This is unacceptable service from a company that I have paid a service fee to annually. A contractual agreement and $100 for each and every service call, as agreed. I pay that fee immediately and sit and wait. FAHW isn’t upholding their end of the contract. I am at my wits' end - what else can I do? I am at your mercy. What is worse is that I have come across dozens - literally dozens - of other friends, family, colleagues and neighbors who have had the EXACT same experience. I can give you their names, their stories. But all these complaints compounding I really have no hope for resolution.
Finally, I’ll end with a story. Last year, our AC was out and the contractor that FAHW uses that is located 175 miles/3 hours away (so scheduling is usually 2-4 weeks out to be on their list in my area) wasn’t getting the job done. Another contractor came out and when they replaced equipment in my home, the job was faulty. No drip pan or drainage was installed which caused water to back up and overflow in my attic, flooding the kitchen below. I had to make an insurance claim against my home to have my ceiling and floor upstairs and my ceiling downstairs completely re-done ($9000 cost). That was days off work for me - but more so, it was stressful! My house was a mess! What would you do? What would you want done for your family or friends? Is this an acceptable way to treat customers? I think not.
Hello Jordan. Our records indicate you placed a claim on May 14, 2022, for your air conditioner indicating the downstairs unit is not cooling. First American dispatched an independent contractor, McAtee LLC, to diagnose the failure. The contractor reported the condenser coil has an unrepairable leak and the evaporator coil is also leaking refrigerant. The contractor recommended replacement of the outdoor and indoor units which incurred non-covered costs of $1,950 for modifications which are not covered per the contract. You accepted the non-covered costs and First American authorized the replacements and attempted to locate the equipment.
As of July 5, 2022, the equipment has been located and ordered. Per the contract sometimes there are delays in securing equipment, once the contractor secures the equipment, they will contact you immediately to schedule an appointment to complete the replacements. First American has attempted to contact the contractor and is awaiting their response for additional information.
As a courtesy, First American will issue reimbursement of $75 for the purchase of fans as temporary relief. Please allow 7-10 business days for the processing and delivery of the check. Furthermore, as a gesture of goodwill, First American will issue a refund of the $100 service call fee.
First American apologizes for any inconveniences you have experienced and considers this claim pending.

Had to get a motor for my unit. It was reasonable and First American Warranty got it fixed in one day. I had to pay so much less than getting a new unit on my own, The Technician was friendly and done a great job.

The First American representative that set us up with this program was very good. I had a problem with the washer. I submitted a claim to have that repaired. Unfortunately, the repairman came out but didn't fix it. He diagnosed it and ordered the part. But apparently, misdiagnosed it. Because the part that he put on the machine did not repair it. So, they have to come back.

I had to have them come out to do a repair on my dishwasher because it wasn't cleaning. I went online and submitted it. There was a form. It was a quick and easy thing. The tech was here within the week. He was really kind. He explained everything really well and took care of our issue. Right now, everything is really good.

I was really happy talking with the customer service rep of First American. He knew what he was doing. He was local, which made it a lot better for me. I had one claim and I was very happy with the work. The service we got was really well. The tech was a little bit scatterbrained. But overall, his work was good. Everything is working well now.

My water heater broke. I called FAHW and the response was within the first hour. Plumber was in my house in the next hour. Made some tests and decided it had to be replaced. In the next hour, they were already installing the new one. Very satisfied.

The process to initiate the ticket for service and scheduling of the appointment from start to finish was seamless and user friendly. Sometimes First American gets contractors who just need the business, and that tends to be hit and miss. I've had some that didn't know what they were doing and some that were not good, and First American’s been great about being responsive to that and changing them as needed. All in all, there's no perfect situation and this is a very difficult industry to be in. For somebody to say that any company has 100% perfect everything, they don't, because they're relying on vendors and they have no control over that.

I dealt with an air conditioning issue in June for 21 days. The warranty company scheduled one company to visit my home almost a week after I documented the claim. This company did a temporary fix, and was unable to be contacted again. I paid out of pocket for two additional companies to service my AC unit because the warranty company and I were unable to contact their AC company partners. I was told I needed a new AC Unit by the AC company I hired. I bought the new AC myself after contacting the warranty company almost 10 times in 21 days. Not to mention every time I called there is a 20-30 minute wait time, and if you ask to speak to a supervisor it is another 20-30 minutes. I also had one supervisor pick up and before I could say anything the call mysteriously dropped, and she did not contact be back.
After being displaced from my home for almost two weeks they offered me $150 towards an AC window unit. I was assigned an personal agent to fix the situation. I left a message with her and still have not been contacted back in 4 days nor has the AC company contacted me. When I asked how they would rectify the situation the agent stated that the person assigned to the account can only assist me going forward. The situation is still ongoing meaning, had I not bought myself an AC I would be on day 24 without AC and without a scheduled service date. I almost never leave reviews, but I think that people especially single mothers with homes should know that this company is not truthful with they say 24/7 customer claims service. I honestly paid them for convenience, and I truly believe the situation would have been less stressful had I not hired them.

Service came out promptly and diagnosed problem, but for some reason turned off the hot water to the sink and dishwasher. He never returned and lied to me and Warranty people about status. First American did not correct lack of service and the kitchen was unusable for over two weeks. Finally after two weeks I had another service person come out to examine the dishwasher and they turned the hot water back on. I'm being asked to pay for that second service person even though what he did was correct the problem caused by the first service person.

I’ve had this warranty for a year. Only called once with an issue with my refrigerator. They were quick to call me to get the hundred dollar deposit but when someone finally came out they said they fix the problem. Couple days later the problem came back. Called him again then they came out again and said the problem was fixed. The gentleman said, "If the noise comes back just film it and text me the video." I did so twice. Never heard anything back.
The last three and a half weeks I’ve been trying to get in touch with somebody from the company and it has been impossible. They have no problem reaching out to me to renew my home warranty. The customer service is horrific and the problems are not resolved. They’re just Band-Aid them in order for them not to have to replace the item. It’s been a very frustrating and upsetting situation. I will be looking for a more reliable company. I will not be renewing my warranty with them. I would advise others to do the same..

If there is a minus rating, I would put that for this company. Simply a scam. Our AC was having cooling issues about 10 months back - they sent an incompetent contractor, who was on the site for less than 12 mins and just wanted to run out with the Service Call Fee - he didn’t even try to fix the AC. We called First American again right away and asked them to assign another contractor, which took them a whole week in the sweltering Atlanta heat of 100F. The next contractor put some refrigerant, without diagnosing the issue much. In a few months, the AC now stopped cooling again in the 100F summer heat, with exactly the same issue of line freezing as before.
I opened a Service Call for the AC repair again - they first collected the Service Fee, before even assigning a Contractor (Company policy!). The contractor scheduled me out after 10 days for a broken AC, in Atlanta 100F+ heat. Their telephone system makes it impossible to get a person. When I finally did, I wanted them to have a Service Call scheduled asap, the lady on the phone (Lily Ext **) continued to rattle out company policies and tell me that I didn’t probably hear what she said. Stay away from this fraudulent company - these bottom feeders are just there to collect premiums and Service Call fees to run their scammy business.
Since their pattern of poor service is persistent, I have decided to file a BBB complaint and, escalate this formally to the FTC, the California State Attorney General and Department Consumer Affairs. If enough people come forward after reading this review, the California State Attorney General will open an investigation into this fraudulent company. I will also be posting this same review to multiple internet sites - Google, Yelp etc for maximum visibility.

I pay $900 a year for my plan. My A/C unit crashed and a service tech was out the next day after filing a claim. I was very pleased. Then, the issues with the a/c company began. I called FAHW several times in one week and each time I was on hold for over 42 mins before I reached a rep. The customer reps are very calm however do not know how to help with an issue other than reading off their script. I was told last Friday by FAHW rep that he had spoken to the a/c company, the a/c company would be at my house on Tuesday, the technician would bring me an invoice for $650 and then I could pay (they wanted zelle/cash/cashier's check) and then the tech would install my unit.
Today is Tuesday, and I receive a text message (not a professional phone call) that the tech is canceling my appt for lack of payment. I have 5 kids, no a/c unit for over a week now and it's summer in Las Vegas. I call FAHW for help and 40 min later, the rep can not help. She can not switch my claim to another company, she called the company and after waiting 20 min on hold, the company never answered. She told me to text them so hopefully I can reschedule. I get transferred to a supervisor who I repeat the story to, she didn't listen and tells me the company will not accept payment after service is completed. I NEVER requested that. I requested an invoice prior to payment so I had a record of payment especially since they wanted me to zelle them cash. She continues to talk over me, refused to switch to another company, told me that the rep that I spoke to on Friday had notes but stated he informed me that he could not help and that I needed to contact the tech myself. LIES!
I told her to go review the recorded conversations and the rep should be reprimanded for lying to a client and making false notations. Now I have to through this company that won't answer the phone, won't provide an invoice and I have no A/C. Side note, I spoke to 4 reps and 1 supervisor and they either lied about their services or outright said I have no options and this company can still be assigned to me in the future. I would NEVER recommend this company.

With so many competitors in the market, I would never use First American Home Warranty again. I own multiple properties and have experience dealing with insurance, warranties, and contractors. I submitted a service request and paid my fee right away. First American assigned me to a contractor that was not responsive and didn't have a professional business email or phone number. After not being able to get in touch with the contractor to schedule an appointment, I had to call back again, sit on hold, explain my situation all over again, and request a new contractor be assigned. If FAHW was in tune with their customers and service requests, I would not have to be the one chasing this. I was then assigned to a second contractor that was not responsive and had a voicemail that could not accept messages.
These two experiences prove that FAHW doesn't put any effort into vetting the contractors they assign to help their paying customers. I then called back after days of not being able to get in touch with the second contractor they assigned and asked that this please be corrected. I sat on hold for close to an hour and a half for them to find a new contractor and make an appointment for me -- all for them to NOT give me an appointment and instead tell me the contractor will call me. That was how they ended my LONG customer service call -- to tell me to repeat the process that has already failed twice. Their effort is zero. Their professionalism is absent.

So I’ve put in 2/3 service calls I’ve put in has gone awfully. First I paid extra to get a spring/fall tune up. They have certain dates you must put the request in. I put the request in towards the end of the time frame and they never assigned a contractor, so a few days later I noticed it was cancelled and so I called and they told me they can’t resubmit it because it is now out of the time frame, even though I submitted the request within the time frame and I would have to wait to get a tune up in fall. HOWEVER I paid for 2 tune ups and I followed the instructions and it is not my fault they cancelled it. I should get compensated back for the service I did not receive but they didn’t do anything for me after being on hold for hours and being transferred all over the place.
The second instance our AC went out and they could not find anyone to service it within a reasonable time. They were talking 4 days without AC in over 100degree weather. We asked if we could get our own service provider and be refunded for the service. They made us wait 30 hours in 100 degree weather for them to try to find someone even though they already tried everyone and couldn’t find a service to provide us. They then finally gave us approval to get outside service. I called around and found someone in 5 mins to come out that evening. Thanks for 30 hours of suffering in the heat!
I submitted the invoice right away and the email they gave me said it was undeliverable so I had to call back and was told that someone would contact me. I asked for the email to send the invoice since it didn’t go through the first time and they gave me a completely different email… still waiting to get a refund for my service request. Been on hold for hours again and no results so basically I would not recommend. I feel taken advantaged of and robbed. This a company that doesn’t care about you or communication, only your money that you pay them.

First American had a plan that would cover plumbing in the home. So, that was the big sell for me since I had some previous plumbing issues. I was anticipating that it would be a continued problem with the house. I filed a claim last week. We have not finished yet. It's a bit of a rocky road here in the early going. I called them last Tuesday and made them aware that I had a plumber over just to do a simple job of connecting a bathroom sink to the drain pipe. He informed me that there was a reason I was having a problem doing it. He said that the pipe is about rotted away. It's old and needs to be replaced. I said, “That sounds like a great thing to be covered under the home warranty, so let me call them.”
I called First American. They said, “Sure thing. Pay the $85 service fee, and we'll send a guy out.” The plumber did not call me and did not respond to my calls last week. I had to call First American back twice before he finally got in touch with me yesterday. He's gonna come out here today. I was told, a bit to my surprise, that this was not to replace the pipe but for him to look at it and see if this was something that he could do and if it looked like a bigger job than what he anticipated, then he would have to go back to the company. He said that they would have to negotiate what they were gonna pay him. According to him, I'm looking at at least another week before I can use the sinks in my bathroom. That's a little frustrating, but we'll see how things will play out.

First American dispatched independent contractor, Pipetech Incorporated, to diagnose the failure. The contractor was scheduled to service Wednesday, June 29, 2022. First American has attempted to contact the contractor in requesting the full diagnostic report.

First American has good customer service and their follow-through is much better than the one that I had. But they should include more items to be covered. We filed a claim for electricity but everything wasn't covered because there were so many issues with the electrical system in this house. A prior owner tried to get some things done and they didn't do it correctly. Because of the constrictions, the people came out but they could only do so much. That was a bummer because whoever had this out before, they must have paid the inspector just to say whatever.

First American had the highest coverage, especially when it comes to AC units and how much money they were willing to pay out. The customer service was very good and the guy I worked with was very knowledgeable on what they offered. The basic coverage was offered and then, they offered more coverage. If you have more than one refrigerator, you can get two refrigerators. Plus, they offer an advanced plan. That was my old house and you could transfer the warranty for the new owner but I just cancelled it because a rental company bought our old house. So, with the new house, if you got it within 60 days, you get a different warranty that covers. It has the basic warranty and then, it has an advanced warranty. It's already included in the whole price. So, I was impressed with that. It was even better than the one I had in my old house. It was a very good experience with First American.

I must say that FAHW is the worst company I have personally ever used. Every claim I made they would send out someone that had absolutely no presence on google. No phone number, no address, no reviews. Unless they happened to pop up on the Better Business Bureau website which, in every case, they were either not accredited or had absolutely terrible reviews.
My most recent incident was a pipe going into my hot water heater. I had a technician that I know come out late in the evening when I noticed it (which by the way they do not allow you to use anyone but the provider they assign). He told me he could fix it for around $150 but that he didn't have the fitting he needed. I should have just been done with it at that point.
Stupidly, I decided hey you know what I pay $60 a month for this home warranty, they should come and fix this even though every time I have used them it has been an absolute nightmare. So after I file it, a company that is literally 1 and 1/2 hours away from my house that once again has ZERO presence on google is sent out to my property 2 or 3 days later. Keep in mind the water has been shut off to my house since the leak was discovered. Long story short they have to "Reroute" the pipe for some unexplained reason. They literally moved the pipe back 2 inches by adding a 90 degree fitting and because of this "Rerouting" of the pipe, FAHW said they were not going to pay anything towards fixing it. So, I was expected to pay out of pocket for that. This was just the beginning.
The plumbers then turned my water back on and I was getting no pressure to any of the faucets in my house. They said that there must be a leak outside of the house between the main water line into the house and the water meter. I call up FAHW who then informs me that they have zero responsibility for anything outside of the house. The plumbers at that point tell me they can locate it and fix it. I was at the point of telling them to leave but I have two other plumbing contacts and they were booked for the week. This problem, once again, had my water to the house shut off so it was something that needed to be fixed immediately. Did I mention I had a 7 month old baby. I sure did to FAHW who could have cared less.
Anyway, the plumbers that were there said, "Well we have a tool that we hook up to the line and pump it and it will make the grass in the yard bubble up so you can find the leak, but we left it at the shop." So, instead they started digging in my yard. They dug up flower beds, grass, basically everything but the pipe. It took 2 hours of digging in my yard to find the pipe. After that they had to find where the pipe went into the house. It took them digging down a 4 ft deep 12 foot long hole right up against my foundation and in a flower bed to find the entrance point.
After it was all said and done I came out almost $3000 out of pocket and spent another $500 having a landscaper come out and fix my yard. While the guys were digging they kept complaining about my azalea plant and that it was sticking them. They mentioned if they had a track hoe they would rip the thing out of the ground. The next day when they came back to "straighten up" I was at work. When I returned they had all but destroyed my azalea and one other shrub with a track hoe and rutted up mine and my neighbor's yards.
If you have FAHW I feel sorry for you. If you do and they try to send out Down South Plumbing RUN!! Do yourself and the world a favor and do not under any circumstances use this company. I changed my credit card and did not inform them. I was a monthly customer so I owed them nothing. I spoke with them because they kept calling me. I told them to take me off the call list, that I was done with them. I told them I wanted something mailed to me that showed a zeroed out balance and that my contract was terminated.
The first guy I spoke with said, "Yes sir, I am showing you have nothing owed to us and that we are canceling your contract." He said, "Let me pass you on to someone that can provide a letter for you." He then passed me off to a woman. I explained what I was wanting. She said, "Ok sir let me check your account." She then comes back and tells me that I owe like $275 for a pending claim. Obviously this was just their ploy to get a last little bit of money out of me since the last guy literally told me that I owed nothing. I informed her that I would be filing a formal complaint with the State AG's office and the better business bureau.
They still, to this day, call me everyday to get me to renew my policy. There are many more stories. Literally every claim I ever made with them was an absolute nightmare. I just recently signed up with another company that is half the cost for the same coverage and has a cheaper service fee so we will see how they are. I know this.. they can't possible be any worse.

Additionally, a broken pipe in the yard is located outside of the main foundation of the home and would not be covered by your home warranty. You can refer to your home warranty contract, Important section, which states:“To be covered, Items must be installed for diagnosis and located within the confines of the perimeter of the foundation of the primary living quarters or garage (except for coverages purchased that, by their description, are located outside of the foundation, including well pump, septic tank, sewage ejector pump, pressure regulator, air conditioning, pool/spa equipment or Plumbing Plus).”
First American considers this claim closed.

The experience has been great with First American so far. When something goes out and I can't fix it, you have to get a new one. They replace the old for new, which is one of the things that made me decide to go with them. The other ones just give you depreciation and you're gonna have to pay the rest of it yourself.

I’ve used First American a few times and the last service that was done was with the AC unit. The compressor went bad and I called them, and somebody came out and fixed the compressor. There was a confusion about my well pump being covered because it was a pre-existing condition. I was told it wasn't going to be an issue. I could just make a claim on it and they would cover it. But since it was a pre-existing issue that the previous company refused to fix, First American also refused to fix it as well. Still, they are a lot better than the previous company I was with. I like the claim process though I had a negative experience with one specific person over the phone. But other than that, they are a decent company. The contractors are professional, quick and to the point.

Southwest Pool and Spa came, said I needed some parts to fix the spa. Said they would check with warranty company and get back to me.. They said that my home warranty did not cover these parts. I called warranty company and they said that was true. They would not cover the parts needed to fix my spa..I did not know why the spa water was not circulating. Thought it could be the pump? Turns out it was some kind of electrical box.? Well, of course I am unhappy that the warranty company won't cover it. Seems they should fix the spa if that's what the client thinks they are paying for monthly. Very disappointed. Wasted money

I would not recommend this company to my enemy. They are the worst I'll ever used. The staff they send are good or horribly untrained and inexperienced. Just call a professional yourself. Not worth the money. The most recent encounter solidified that I will never renew my contract with this company.

When the HOMEOWNER and the RENT MANAGER are both kept in the information loop, the insurance works the BEST! My last experience (February) with the hot water heater was a fiasco! This time, both parties were kept informed, though the plumbing service was not available in timely fashion. The area is growing so fast, I doubt this will be a problem much longer.

I purchased the home warranty for the last 7 years and had no claim until last month for HVAC. The company came to inspect the house and did not fix the problem. I paid an $85 trip fee for nothing. I also prepaid the premium every year and recently canceled the policy due to the house being sold. I still have 5 months left on the policy and asked for a refund. The company did not issue a refund for the rest of the policy as they claimed the reason was that I had a claim. This is ridiculous. Be careful!

I was very happy with the way First American Home Warranty handled my dishwasher service. After determining the repairs to my old dishwasher were not economical they replaced it with a brand new one. The new dishwasher is so much quieter than the old one.

Do NOT use First American Home Warranty. I have had 2 claims with them and spent >$1000 to either fix myself of find interim solutions. Full details on my cases below, but bottom line upfront if using First American:
- Find a 2-3 week interim solution while waiting for the "right" company to show up.
- Be prepared to fight for justification of why FA should cover the claim.
Refrigerator Compressor Broken (Kenmore Linear Compressor 2015) >1 week broken. Result: Waiting for a 3rd company 1.5 weeks later to fix. First American (FA) does NOT have an emergency service for refrigerator. I submitted the work order on a Thursday and didn't have a technician to look at the fridge until the following Monday because "they aren't an emergency service and don't work on weekends". First American only uses one company for appliances in Vegas (where there is an abundance of companies). I knew the compressor was bad from a previous tech that came to fix my dryer (read the next claim story). He informed me I needed a Kenmore certified technician for the job. I called FA and informed them of this and they said they still had to use their first company and see what they submit as a report. Waited until the following Monday, tech came out for 5 minutes, said exactly what I said and submitted the report.
24-48 hours AFTER the report gets submitted they will evaluate and find another tech. That appliance company just called and I asked them if they dealt with linear compressors. The answer was "No we are not a Kenmore certified technician, you need that or to go through SEARS". Had I not asked this, I would have waited until Monday for that tech to come out and say they couldn't fix it. That appliance company called FA (and I did as well) and now I am back in the holding cue waiting for another Kenmore certified technician to be found to fix the compressor - the 24-48 hour clock starts over. FA has no rush or care for what you are dealing with and is not a customer-centric based company.
I have paid for $200 in dry ice, $500 for a new chest freezer now just to stop shelling out money for dry ice (another week would be another 200-300 dollars). My options were:
- Use FA and get a freezer ($500 that I wont be reimbursed).- Buy a new fridge together (~$1900).
- Fix the compressor myself ($1100).
- Wait for the fridge to be fixed and eat takeout/non-refrigerated items for 2 weeks (~$1500).
Regardless of the option, you will be out of money as I am. Don't forget the $85 service fee for having someone come out to look at the problem regardless of whatever report they submit. You also wont have access to that report to dispute if needed (case below).
Dryer Maytag Overheating. Result: Paid out of pocket to get it fixed - no reimbursement. FA had a contractor come look at the dryer (they only use one company). They didn't even take apart the whole dryer and submitted a report saying that damage had been done to the dryer by us or previous homeowners. In this case FA does not fix the dryer. NO ONE called to even inform me of closing that case. I called to refute that claim and said I would have to hire my own company to come out to do a diagnosis and then submit that to FA. They would look at that and then hire a 3rd company to fix the issue...maybe.
I had a company come out and look, there was no physical damage to the dryer. The pulleys for the motor were worn out and had to be replaced (a $30 fix on amazon and half days work had I known what I was doing). They fixed it for an overwhelming $300. They also looked at my fridge and diagnosed the problem above...I knew about the fridge problem almost 2 weeks ago still no fix.
Bottom line at the bottom: - Do not use First American. It has only been a hassle. Had I just saved the $100 a month for them I would have the money to fix the problems above myself. I have now spent almost double what the cost would have been to fix the issues based on insurance payments, claim submissions, temporary solutions, etc. If you have read all the way to the bottom thank you and I truly hope that this post helps you make a good decision and find another company (if one at all) to cover your home.
Hello Ryan. Our records indicate you placed a claim on May 27, 2022, for your refrigerator indicating a bad compressor and the unit is not cooling. First American dispatched an independent contractor, All Desert Appliance, to diagnose the failure. The contractor reported they are requesting a continuation to a different contractor as they do not service sealed system issues.
On May 31, 2022, First American dispatched Oreon Appliance LLC, who advised the compressor may be under manufacturer warranty and requested this be dispatched to a Kenmore certified technician.
On June 2, 2022, First American dispatched, Valley Appliance Services, who has scheduled a service appointment for June 7, 2022. First American is awaiting the contractor’s report.
First American considers this claim pending.

This was the second time I had to call for somebody about my refrigerator, and it went well. It was a leak inside my refrigerator. The guy that did said the person that did it the first time didn't know what he was doing. The second guy said if that guy had put this piece in, I wouldn't have had to call for the second time for a claim. It was a heater thing to put in there. Since he put that thing, I haven't had a problem. He did a good job. Also, the last guy that did my washer was the bomb. If anything happened to my washer, I will get him. He was from Sears too. I thought about switching. But I'm still thinking about it. One company has that roof leaking thing that they will fix, but First American doesn't have. That's the only thing that I don't have. Other than that, First American is very good with their service.

First American could provide me with a list of people that I can work with. Other than that, my service has been good so far. Right now, I have an issue with the AC. It was working fine and then it broke down. They sent a company and they replaced the part. But the AC hasn't cooled the same since it broke down. The tech is telling me that I need new ducts. I understand they're messed up but if it was working before, why is it not working now?

We renewed the contract this past February and most often, the response from First American has been very prompt. However, for one repair that I needed which was a plumbing issue, sometimes it was difficult to get in touch with the plumber who was given the job by First American. There were some scheduling issues where the plumber said he would come at 12:00 PM but didn't show up till 5:00. But he made the repair and everything more or less turned out okay.

Please make sure service companies have parts in stock. Standard parts need to be kept in the technician’s vehicle. It took a week for my refrigerator to be repaired- no inverter in stock. Technician was professional and did the repairs correctly. It was too bad that he had to come out twice because the inverter was not in stock.

I am unable to rate my experience with First American Home Warranty because I haven't had any experience other than signing up with the company. That was an ok experience. Nothing stands out in my mind as it being exceptional or dreadful, just a pleasant business transaction. The service with First American is so far good. There was a little hang-up here and there with getting the people out here to fix my problem. They gave me such a hard time and I went over a month or so without hot water. The first people that came kept giving me the runaround. When I called them and asked them if they were on their way to my house, they told me they didn't even have an appointment. I just told First American to get me somebody else. They set up an appointment after that.
I normally submit claims over the phone and talk to a person. Then, they give me the number and the person who will be doing the service. Someone calls right back. There was an incident with my washing machine also with one of the techs, but he tried to put it off for two weeks before he could even come out and give me an idea of what was wrong with it. Then, when he found out, they canceled. He claimed, "Oh, I can be there on this day." By that time, they had given me somebody else who told them what was wrong and that it was best to replace it. They had another one out here within a week, and the previous person still didn't turn in the information until after I got my merchandise. Other than that, I'm satisfied with First American. They did their job. They stayed on it.

When it comes to claims, sometimes First American is pretty quick. Other times, it depends on who they have to contact to repair. My last thing was a dishwasher and it did take a long time for them initially to get somebody out, and then I had to wait for parts for another couple of weeks. So, it took a little longer than I had anticipated. But overall, I'm happy with the outcome. I always brag that I have a home warranty because I didn't even know what one was. I almost bought a new dishwasher, and then I was like, "Oh, my God, I have that thing," and it worked.

I've been really happy with First American. They've been fairly responsive and they've been able to get contractors out in a timely fashion and provide workarounds when needed. So, they've been good and I plan to continue using them. For the most part, everything that I've been concerned about has been covered. From my family's side, everybody's been pretty happy with First American in general. So, we'd recommend them.

So far, my experience with First American has been good. However, with my recent claim for my plumbing issue, I wasn't super happy with the individual that came out. I had been told previously by a plumber that I had paid for that my grinder pump was going out. When I had talked to First American about that, they told me my grinder pump was only covered if it was within 125 feet of my house and if that was what was causing my backup. The plumber didn't even measure to see how far it was. He said, "Okay, your clog is clear."
I was asking him about the grinder pump. He said, "It doesn't look like it's 125-foot to me." All he did was snake my toilet and left. Didn't ask if I had any additional questions. So, I ended up having someone else come out and fix that issue for me. But I was very pleased when our AC went out within the first six months of us having the house and the inside unit got replaced and it was only the $75 service fee. That was exceptional. We also had a problem with our hot water heater staying hot and that was resolved in a very efficient manner.

I placed a service request 4/28/22 for my property ** in Savannah. Let me tell you to not even bother with this company. My unit is cracked on top from the company First American contracted to fix my AC unit a year ago. I submitted a claim to get it fixed and first American contracted THE SAME COMPANY that was terrible (had to borrow my tools when they arrived last year). This go around first American closed out the service request saying it was “complete”, not a thing was fixed. I call back to fix it and they have given me the run around for 2 weeks saying they are waiting on the contractor's detailed report. Every day they push it another day saying they should hear back in 24 hours. Just a terrible experience, waiting for my AC fan to drop to the floor and destroy the whole unit. Don’t waste your energy or money; I’m an active duty soldier and I have enough stress as it is. LOL.

First American is a very good company to work with so far. I also like their prices. I've had one claim and it was a fairly big claim. It was for my water heater and everything went mostly as planned. They didn't push back at all. They sent someone out, the company replaced my water heater, and I paid the deductible. It was painless. Their customer service was very good as well. I had some questions after the initial quote from the contractor and I called customer service and they took care of all my questions and worked directly with the contractor to resolve some of my questions as well. I would recommend First American.

I appreciate First American. I love it. If I put in a claim whether, on the phone or online, I get an immediate response. I also have another response letting me know who the company is and their contact information. When they say, "They'll be out on Wednesday between 11:00 and 3:00," I will hear from that person that Tuesday or Wednesday morning before they come. That is a lot of convenience for me. I also like that there's a follow-up throughout the whole process. Even after they finish the job, I still get an email saying, "How was your service? Did they get there in time? Is there anything you want us to change, anything you want to say?" I would recommend them. Their price is excellent and what you get is very much worth it.

Our kitchen sewer line was impacted and needed to have it rotorootered. Plumber completed it in about 20 minutes! Although the plumber was relatively quiet he did a great job. He was quick, in and out like the local IN & OUT Burger place.

We started this policy 5 months ago and have had to use it twice. The first claim was closed as completed without even assigning a company to it. I had to call and have it reopened then it was completed quickly. The second repair was assigned immediately but to a small 1 person company that's over an hour and a half away. We had to follow up multiple times because it wasn't convenient for the repair company to come so far either. We live in a big city so there's no reason to outsource so far away.

If I could negative stars I would. They have been absolutely horrible since my 1st claim. They can never find a contractor. Horrible customer service. Never follow up on calls about the problem. My water line from my fridge was leaking days before they could find someone. Next issue was HVAC system. I had to locate my own contractor. Now it's May in Alabama. The temp in my house is 82 degrees. Per normal fashion no resolution. Trash trash. I've called them about 8x times today.

They are unable to service emergencies, I had a water leak that they sent me to a plumbing company that is closed on Mondays. They didn't get the issue fixed and I had active water leaking into my home for 3 days! I finally decided that this was unsafe and causing more damage so I found my own plumber who quickly and easily fixed the issue. They are refusing to reimburse me for this because they allow 3 days to fix leaks which is unacceptable and unsafe! Do not waste your money or your time! Emergency home issues are stressful enough, for them to think it's okay to have an active water leak for 3 BUSINESS days is unacceptable.

I had a microwave that blew up and they ended up replacing it for me. I had to spend 70 bucks for the service call but I was quite pleased. The tech was really good and the customer service of First American was great. They did great follow-up after the replacement was installed to make sure I was happy with it. This warranty gives me a secure feeling 'cause I have older appliances. In the future, I'll have to have my washer and dryer and my refrigerator replaced. This gives me comfort knowing I have something to help me out with the cost of that.

I had a very good experience with First American. They're really good. I like their service, but they have to be careful with their plumber. The plumber that they sent out told us that we needed to replace the water heater. So we submitted the request and First American approved it, but it took a long time before I got a response. Also, the plumber wanted to charge us $500 which is not included in the insurance. So I called First Warranty to send me another plumber, and they did. The second plumber told me that it did not need to be replaced. They only need to replace something in the thermostat. It's not even 30 minutes to replace it. So instead of First Warranty paying $2,500 for the complete water heater replacement, they only paid the plumber $200. Since the part was replaced, the water heater has been running good.

They offer horrible customer service and when you file a claim if they can not find a contractor they simply refund your money and say, "Sorry we can’t help you." They will not help in the event something is broke needs fixed or in my recent experience my hvac tune up was not able to be serviced because everyone is busy and they couldn’t assign it to anyone. I have attempted twice to file a claim or request service both times they have refunded the deductible and said, "Sorry we can not help with your issue" and that I needed to find my own contractor or get the work done myself.

There was an issue with Sears billing and they were billing us directly instead of billing First American. Sears was saying how they were going to turn us over to Collections and it took several phone calls to get that squared away. Then, First American said they don't have a way to send me the information that they talked to Sears and I had to take their word for it. I couldn't have any documentation. If somebody is going to affect my credit rating because they're saying I'm not paying the bill and it's another company that's responsible, like the home warranty, then I need to have something. Other than that, they've done a really good job and the service is generally good.

The service has always been good. There was a contractor about a year ago that I wasn't too happy with but other than that, it has been okay. First American has been faithful to help me right away, get things done and pay bills right away. The assistance was very polite and pleasant when I asked for help. We had a plumbing incident where the person on the job was telling us our issue was a different situation than what it was when we knew that it wasn't. But we were immediately able to get in touch with someone else. They got a master plumber out and took care of the situation. They got on the ball right away. We've been very pleased with things whenever we have had a need. Everything is great.

I won't even give Them one star. Placed a service call for my heater to be fixed in January of this year 2022. It's still not resolved. 4/29/22. They have called me every Monday to tell me the item for replacement is not in stock and will be in stock the following Monday. Then they sent me an all cash offer to replace the item. 4/28/22. Today Jean in claims resolutions Dept 800-992-3400 Ext ** contacted me to inform me that they canceled the cash out payment because they can't return the item that they ordered. Now I'm on the suicide hotline because this is how insane First American is treating me. I can't take it anymore. Something has to be done and if I have to sacrifice myself to make an example out of first American I will. ** first American home warranty. Don't ever do business with First American. Ever. I also have a class action lawsuit going with Fairshake if anyone would like to join me.

When I call and request a service, First American is very prompt and they usually get somebody over here that are good and knows what they're doing. I am happy with them. For the most part, the contractors were good except for this last time I had issues with my refrigerator and they sent over a refrigeration and cooling company that didn't do anything, but I still got billed for that service call. The person that has charged me for that service call said it was over the allowed days from when the initial claim was made so I still had to pay. I understand that.
First American gives me peace of mind and I don't have a lot of money if something major goes wrong to pay for the repairs. But when we call in, there should be an option on the automated phone system to go right directly to a human instead of the machine. It took me forever trying to find a way to get somebody to talk to and get some answers.

First American responded quickly and contractor did so equally fast. Repair, which included cleaning up a bathroom full of sewage, was proficient. So why 4 stars instead of 5? When your tenant calls you and her bathroom is full of sewage and it continues to rise, you do not want to talk to a robot, which is how First American communicates with customers. No option for emergencies, no number to press to speak to a real person. Would have given FA five stars if I had hung up the phone and felt confident that the company understood I had a significant problem.

My most recent claim with First American was regarding the kitchen faucet. It's been going on for the last three months and I'm very unhappy about it. The kitchen faucet is leaking. I have the plus warranty, everything's covered. But the contractor wanted to charge me $350 more. I reported back to First American and they had been investigating. I've called 10 times and they just said, "We are just waiting for the contractor to submit a detailed report." I asked them, "Why don't you assign a new contractor?” They said, "No. We had to wait for the report." But I had another claim with the microwave and that was properly processed.

First American doesn’t go through their contractors and make sure that they are reputable people. These people have very bad reviews with the Better Business Bureau and I had a very terrible experience with one of them. They told me they were gonna be there but never called or showed up. I had a pipe that had busted and when the plumber came, he had to leave because he said he didn’t come with everything he would prepare to fix the pipe with. They knew they were coming to fix a burst pipe but didn't come equipped. They said he was gonna be back the next day but never did. I had to wait another day and went throughout the whole weekend without any water.
I also did a claim for my refrigerator and I had to wait again. Then they gave me the check to go out and buy my own refrigerator. Another thing is if a homeowner finds a good contractor and if that contractor can do that job, there should be a way that the homeowner can choose the same contractor to complete another job. They should not have to go through the whole process. I was told that that couldn’t be done.

Getting replacement parts for the refrigerator took me super long and I could understand with everything going on. It took us almost five months to get our refrigerator and we finally got it. Now, my washer had gone out. It went out in the latter part of January and First American told me they would replace it by June 6th. They give you one date and a week later, they change the delivery and install date. That date comes and they give me a call before that, and then, they string you along. That's not right.
My wife kept going to the laundromat and it cost her 60 bucks a time to go there, which was too much. I finally said that First American should buy us out. And that was what I did there yesterday. I got a text saying that they're gonna mail a check out in three to five days. It might not be just First American, it could be the contractor. Nobody is coming through First American. The contractor is available and they're gonna be out at a certain time, and it doesn't happen. So, First American should be more forthright on what they tell their customer.

These people left me without heat and hot water for almost 2 weeks in 50° weather! I had a gas leak in my pipes and had to get the gas shut off. They first assigned a contractor that doesn't even handle gas leaks. When I called the contractor to schedule an appointment they said that they don't know why First American keeps assigning gas leak jobs to them since they are not insured to fix them.
Then they took an entire day to find and assign another contractor that actually handles gas leaks who came out and didn't properly test the pipes and misdiagnosed it as an HVAC problem and said there was nothing he could do. When the HVAC tech came he said that the problem had nothing to do with my furnace and that the plumber should have pressure tested the pipes but he obviously didn't do that. I called my gas company and they confirmed that this is what should have been done and that the problem indeed didn't have anything to do with my furnace.
Then after making me wait again to get another plumber assigned to the job again, they tried to assign the same plumber who misdiagnosed the problem in the first place. When I saw that, I told them to just give me back the money I prepaid and that I'd find a plumber of my own and they refused to refund me even though nothing was fixed and the problem had already been diagnosed by my gas company! I cancelled my contract right then and there which took 2 hours on the phone with 2 different reps trying to keep me from cancelling instead of just doing as I asked. So after paying $85 and almost 2 weeks of no heat and hot water, I ended up having to find my own plumber anyway. I wouldn't even recommend this company to my worst enemy!

I've had positive experiences and negative experiences with First American. When our sump pump got clogged, it was an emergency. We weren't able to use the toilets. But they told us that they weren't able to get somebody out for a couple of weeks, which was a bit nerve-wracking. Usually, the contractors sent have been good. But we had this one plumber who was worthless. He came down, looked at our sump pump, and said, "I ain’t opening that." Then another time, we had a plumbing issue. It was outside the foundation, so they didn't cover it. Other than that, they replaced our refrigerator and other appliances around the house.

We had problems with American Home Shield for about five years. They weren't replacing our central unit and it broke down at least five times a year. They would constantly fix it but couldn't because they couldn't find the parts for it. They did a lot of stuff they shouldn't have done. But that quickly changed when I switched to First American. They immediately replaced it.

Since purchasing First American Home Warranty late last year, I had two service calls that were answered promptly and repairs completed professionally and courteously in a timely manner. On one of the calls, the first service provider would not respond timely and First American responded by assigning the service to another provider who completed the service timely.
