I filed a claim to have my convection fan repaired in my oven in May of 2023. After eight visits from two different appliance repair companies that First American sent out, my oven is still not repaired. I had a ninth visit scheduled and they were a no show. I called First American Customer Service to let them know that and they said someone was coming within the hour. Big surprise, they were still a no show. Every time I call and wait on hold for what seems like forever to speak to customer service at First American, I get the same response which is that they called the repair company and they are sending a tech.
Each time the tech has come they replace the same control panel (twice so far) or they send the tech with the wrong control panel. I don't know what to do. NO ONE is taking ownership of this repair. At this point I just want the cash out option and my $85 service call back. I have been with First American HW since 2005 when I bought my house. I am a loyal customer and I am very disappointed to have had this experience with them.
Hi Wendy, we would like to apologize for any inconvenience and delays you may have experienced during the handling of your claim. According to our records, you placed a claim on May 10, 2023, for your oven heating very slowly and the convection fan not turning on. ATL Agile Repair (ATL) was dispatched and reported repairs were completed on June 1, 2023, when the control board was replaced. On June 20, 2023, ATL was recalled as you indicated the failure had reoccurred. On June 29, 2023, ATL reiterated that the control board had been replaced, and indicated your concern was that the convection fan was not functioning. ATL stated the fan was kicking on at the end of the cycle and cooling down; therefore, they found no mechanical failures to the oven. Later that day, you contacted us disputing the findings of ATL, and in the interest of customer service, TekSquad was assigned to provide a second opinion. TekSquad reported repairs were completed on July 19, 2023, when the convection motor was replaced. On July 20, 2023, TekSquad was recalled. On July 24, 2023, TekSquad reported the unit was not functioning properly due to a failed control board, and replacement of the control board was approved. On August 15, 2023, TekSquad reported the incorrect control board has been received, and on August 16, 2023, the part was reordered with an ETA of August 21, 2023. On August 23, 2023, you contacted us requesting a cash payment in lieu of repair. However, upon reviewing the repair history of your oven range, we will be contacting you directly to offer replacement or a cash payment in lieu of replacement.

You have an appliance stop working frig or washer, you call in a claim, it takes a week or longer for your appointed tech to look at the appliance then, then they say, "We have to get parts," takes another week or longer to come back to fix, out of an frig 2 weeks, washers 2 week, microwave was longer 2 months, in my opinion, it just takes too long to get fixed, could have just bought new and had it the same day.

Efficient and quickly done. Neatly done and cleaned up afterwards. Arrived soon after 3 hour window of appointment time. Nice that did not have to wait the full 3 hours. Worker was courteous and identified himself.

Established claim online and Within a couple days Air Boss air condition and heating company, a company we have used several times through the years, called me on the phone. We proceeded to set set up an appointment, and thank goodness they were able to come out within a week. Air conditioner has been running smoothly since.

Claim exp was made way harder that it should have been. Took excessive time to get a resolution after claim was made. No option to work with the customer on upgrading. Payout opt amount should be told upfront. Was without a fridge over a month and hot water heater 2 weeks. Had the payout been upfront I would have taken it and it would have been resolved much faster.

This company lies of what they offer. So let me explain the real process. Out HVAC went out on 8/9/2023 made claim same day at 5pm. No one called so we contacted the company and was told next appt is 8/14/2023 between 8-2 pm. Now we have heat index 110's, county heat advisory, we have our grandchild who is one, and my husband is disabled. I called First American requesting a possible sooner appointment or another company. No, was the answer at the end. They can have someone come in 24 hours if it is an emergency and they did not consider this being an emergency.
Now today is 8/14, company came and stated they must submit everything over to the company to see what will be covered and not. My question was, "What do you mean what they will cover or not." He could not answer to that and said that it usually takes 2 days to hear back from First American after they submit the report. Once first American decides then the contractor will put me back on the list for repair.
How is this ok and why do I pay them so much to be treated like this. I called and they confirmed it will take 48 hours for them to get back to the contractor. Then they will decide and order the parts. Then after the parts get delivered (oh and it will not be overnighted) they will call the contractor to get you scheduled for another appointment. So, in all if you have no heat or air get ready to either be burning alive or freezing for YES 2 WEEKS.

Been paying for this insurance for more than 20 years, but now that I need my AC that they replaced 7 years ago repaired, they are refusing my claim. It has been record-breaking heat and have been without AC for more than 2 weeks. Sad how some companies treat their customers.

I appreciate you taking steps to resolve in a positive manner and keeping our customer/client relationship in good standing. I urge you to review the notes added by customers on items issue to identify early on if an item is cover under warranty or not. Vantage Garage Doors were not interested in listening to my concerns and pretty much stated that for all they were concerned they were getting paid regardless if they did any work or not. Hopefully you have other vendors as options if I ever need garage door servicing as this company is not welcomed at my home now or in the future.

In more than one occasion, I had issues with the service providers they assign to repair work. First American are experts at making it it difficult to view the exact nature of their coverage. When you put a claim, nobody review your comments and they just pass to their substandard service providers the work. In the case of my garage door, I clearly stated that the tensioning spring broke (and in small and not obvious text) the item is not covered. They still assigned it to Vantage Garage Doors LLC and I clearly told them in the phone that what was broken was the spring. Still they sent their technician that did no work whatsoever and just pulled the app to tell me that it was not covered. This was known right from the beginning. They still took my money!

Hello Manuel, our records indicate you placed a claim via our website on July 27, 2023, for your garage door opener not opening/closing due to a broken spring. Vantage Garage Doors was dispatched and confirmed a spring was broken and would need to be replaced. Under the provisions of your home warranty contract, under Garage Door Openers, springs are expressly listed as not covered. As such, we denied coverage for the replacement of your garage door opener spring. Due to your claim being placed online for a non-covered item, and in the interest of customer service, we have refunded the service call fee paid during claim placement back to your credit card on file. Kindly allow 5-7 days for the credit to reflect to your account.

We got First American Home Warranty coverage as part of our new home purchase. Within a couple of months we had a broken refrigerator and they said it is not covered as it is not fixed to the wall apparently. So we paid out of pocket. One would think this is basic stuff but it is deceiving. After that as it got warmer in May we found out that the AC unit was not turning on. We paid $80 for them to send a contractor (South Placer Heating and Air) who came and said that we needed a booster capacitor which was not covered so I had to pay $220 for that. They started the unit and left quickly since they showed up late in the evening stating they were too busy.
We were on vacation for a couple weeks and after returning we realized that the unit was not cooling enough. We called First American and were told that a new $80 claim will now be processed as it has been 40 days and we should have called within a month. Once again they scheduled the same company Placer Air. Seems like that is their only contractor who can service the Folsom CA area. Service request was opened on Jul 23rd. Placer called on Jul 24th and said nobody is available for another 8 days. It was 110+ degrees outside and with a health condition in the home this was a problem.
I called First American and asked if I could use my own contractor as it was an emergency situation with the heat. First they said that their system shows that the contractor was scheduled on 24th which is ridiculous since that was the day that South Placer called and said nobody was available for a week. Anyway, First American refused to help and said that as per their policy in such an emergency situation they have 3 days to service. Apparently, the normal service window is 1 week to 3 weeks. This is how bad their service levels are.
The claims rep Kandy ** I spoke with on 25th was just not willing to budge or care that we had a health condition in the home and needed to get cooling asap. She said that South Placer would come on Thu the 27th so for 2 days I have to manage. After that date apparently, I would have a case to ask for approval to use my own contractor. I paid an outside contractor to do a checkup and they said that the freon level was low and that the person who came earlier probably did not even check the AC unit properly else would have known. So effectively we are now stuck with a situation due to a sloppy contractor sent by the warranty company. And we are being forced to use the same contractor once again. They messed up and even then we were not being helped.
Anyway, I waited till the 27th and nobody called or showed up for service. Then on Fri 28th I called and asked for approval to get the AC fixed myself. They said that someone will approve and email me in 2 hours. The rep Juarez said he will open a case and that is all he can do. The next day after 24 hours still no email. So I call again. And keep in mind that the phone system when you call First American does not have any option to speak with an agent. You have to go through random hoops till the system fails and defaults to an agent which is really frustrating. This time I spoke to Edy ** who said that the approval folks will probably not come back till Monday so nothing will happen till Monday. So here were are 7 days later with no resolution and just the stress of making multiple calls to First American and getting lip service.
They don't have good contractors that they want to use and neither do they allow us to use our own and they just make it so difficult. This is a real SCAM since their entire system is designed to find ways to not fix things and hide behind loopholes in the contract so that the customer has to end up paying for repairs. Every step is designed to be cumbersome with the hope that the consumer will give up. I am writing this in detail so that people are aware of these policies that essentially make the warranty worthless. I would not recommend anyone to buy from First American ever. If they cannot empathize with a health situation in spite of already messing up once it is clear that they are in this business to scam people. DO NOT BUY FROM THESE GUYS if you want good service.

Regarding your refrigerator, coverage for the refrigerator was not purchased, as such you were unable to place a claim for service.
Regarding your air conditioning claim from May 18,2023, our records indicate that contractor South Placer replaced the compressor hard start kit and reported no additional failures.
Regarding your air conditioning claim from July 23, 2023, our records indicate that South Placer scheduled an appointment for July 31, 2023, to diagnose the failure. However, upon contractor heading to scheduled appointment the contractor was informed you were not aware of appointment and re-scheduled the appointment. On August 2, 2023, First American dispatched independent contractor Mercer Mechanical to diagnose the failure on August 4, 2023, however, you informed First American you are of town and will schedule service for August 8, 2023. Additionally, you informed First American that on July 30, 2023, you hired your own contractor to add refrigerant to the system. First American informed you that the company will not reimburse you for services performed without prior approval. Please refer to your warranty contract, IMPORTANT section, which states:
“First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.”
First American will continue to follow up with you regarding service to your air conditioning unit.

First American installed a higher rated pump than what failed. It caused 33% more pressure. I was advised not to start pump because of high pressure by contractor that First American used. Day 1 I asked to replace a like pump with one that failed. THEY REFUSED. I had 3 separate pool contractors view this high power pump and all 3 said it was a safety issue and it could explode or damage my pool system. FA still refused. I paid over $1,000 for comparable pump, a second cleaning although one was done just month prior (no debris found) AND THINKING I COULD HAVE DAMAGED MY CARTRIDGES, a new set.
First American just sends back letters saying they have not received information. They are just hoping I lose interest and go away. If they JUST REPLACED PUMP WITH SAME HORSE POWER PUMP, ALL IS OK. They messed up and refuse to admit responsibility. I have had many such repair problems that were due to substandard contractors they hire. I just left First American after 14 years. ENOUGH IS ENOUGH!!
At this time, you have provided us with statements from your outside contractor regarding the repairs completed, however, the information provided does not include a failure experienced to the replacement pool motor completed by Water Tex Pool. Please be advised, the home warranty contract provides coverage for items that are experiencing a failing due to normal wear and tear. You may refer to the home warranty contract, Limits of Liability, Number Three, which states:
“Liability is limited to repair or replacement cost of Item due to normal wear and tear. Cosmetic defects are not covered.”
First American also does not provide reimbursement for services performed without prior approval. You may refer to the home warranty contract, Important Section, which states:
“First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.”
Please be advised, if a failure to the replacement motor is not provided to us to be reviewed for coverage, this claim will be closed.

On 06/04/2023 my AC in my home stopped working. I placed a claim with FAHW on that same day. They sent out Zips HVAC to my home to check my AC on 06/06/2023. The HVAC company said it was my Air handler that was the issue and they would inform my warranty company. I was not satisfied with that company because I didn't see him run any diagnostic test and also explained that to the warranty company. After fighting for a second opinion they then sent out Extra Care LLC on 06/16/2023 and that contractor and myself had a very heated exchange because he claimed he couldn't answer any questions I had regarding his findings. I didn't understand why not.
The warranty company was also informed about the lack of professionalism of that contractor. The home warranty company also said in his findings that the air handler was the issue. And I also questioned what diagnostic test was done to ensure it was the air handler and no one has been able to say. Fast forward to 07/01/2023 Zips HVAC returns to install the air handler. In fact not only did the contractor from Zips show up the contractor from Extra Care did too wearing a hat not talking. I had to look at my camera footage from 6/16/23 to confirm that indeed it was him. The contractor from looks in the closet where the air handler is and says the new won't be able to fit but don't worry about it. And with that being said I was already having to pay them $730 for modifications the warranty company was not covering. The air handler never made off their truck.
The 2 gentleman went outside to the condenser and actually were outside for a while. Went back to their trucks and came back with other tools. Not once did they touch anything inside the closet where the air handler was or cut off any electricity to the air handler or condenser. After being outside for a while the Zips contractor informed me that another part is needed but he couldn't explain to me what because I have to talk to the warranty company. I then called the warranty company on 7/3/23 because I hadn't heard anything back from them. When I called they hadn't received the findings from Zips as of yet and had to call them.
After being on hold I was told they were waiting on approval for the condenser to also be replaced. Maybe a few hours later I received a email saying they were denying my service request because the contractor said the condenser was vandalized. And that my warranty doesn't cover vandalism. In fact I would need to replace the condenser at my own cost and show proof before they could add it back to my policy. I did not agree and explained that the contractors had to have damaged the condenser on purpose and showed the proof of them being outside the entire time although they were supposed to be replacing the air handler inside my home. The condenser per both contractors was not the issue!! And I gave proof the contractors that they sent to my home work together and that the Extra Care contractor after my complaint should have never been allowed to do work in my home.
I have videos and proof that the contractors work closely together, doing business and jobs together. FAHW pointed out in the contract article 4 that they are not responsible for damages caused by their contractors. And I need to contact the contractors directly myself regarding my issues. So at this point it's been almost 7 weeks without AC and the only resolution FAHW has for me is a cash payment of $841 to replace my air handler only. And of course that is not enough to cover the cost of that! I am left paying now for a whole new HVAC system. This company is not for the customers.

After several complaints they refunded my money for the fridge and not the freezer or the hundreds of dollars I lost in food.
Original Review: July 18, 2023
On June 8, 2023, I submitted a claim to First American Home Warranty regarding my freezer over-freezing items. Little did I know that it would mark the beginning of an ongoing nightmare to get my fridge fixed. On June 14, a technician from Property Restorers LLC visited my home. After inspecting the fridge, he determined that it required a gasket seal and ordered the necessary part. I patiently waited for its arrival, which took longer than expected. Finally, in July, the device was delivered, and Property Restorers LLC scheduled the next visit. However, during this waiting period, my wife and I noticed a burning smell but were unable to identify its source. We started to panic and eventually discovered that it was coming from the freezer--the very same freezer that the technician from Property Restorers LLC had examined and left without addressing the issue. Concerned about a potential fire hazard, I immediately unplugged the fridge.
I contacted FAHW multiple times, providing them with photos of the burning fridge. After 24 hours, I decided to lower the freezer settings, which temporarily resolved the problem for one more day before the bottom part of the fridge completely malfunctioned. I promptly reported this to FAHW, and they advised me to wait for the technician. Reluctantly, I complied. Meanwhile, I had to discard a significant amount of food from the fridge and purchase a mini freezer from Home Depot for $189.00 to salvage whatever food remained. Finally, on July 5, the technician from Property Restorers LLC arrived. He began by replacing the gasket seal but inadvertently caused a power outage in my kitchen while attempting to fix the fridge. Unfortunately, he left without completing the job and assured me that he would promptly submit a report to FAHW. Surprisingly, he and his company, Property Restorers LLC, ignored FAHW for over a week.
I was left to deal with an electrical issue, so I reached out to an electrician friend who came and resolved the problem. I promptly informed FAHW about the situation, but they insisted on hearing from the technician. After a week of relentless calls, we discovered that the technician had been deliberately ignoring them until July 11, 2023. Finally, FAHW notified me that they needed to purchase a new part, which would be delivered at a later date. Adding insult to injury, they assigned me a specialist named Larae **, whom I called three times and left two voicemails, but to no avail. She never responded, despite the assurance that she would reach out to me. It became increasingly evident that she was intentionally avoiding my calls, and this treatment was simply unacceptable. As of today, July 18, 2023, it has been a staggering 40 days without a functioning fridge.
Finally, I received an email from FAHW stating that the assigned contractor had provided a report on the diagnosis and findings. They assured me that First American had made a determination of coverage on my service request and would soon communicate the details of their decision. They also mentioned that I could expect to hear from First American or the contractor within the next 1-3 business days regarding the next steps for my service request. This means an additional three days on top of the already endured 40. Unable to bear the situation any longer, I came to the realization that FAHW was treating me this way because my warranty had expired, despite submitting the claim prior to its expiration. They assumed that I had not renewed it and chose to neglect me. In summary, I have reached the conclusion that this treatment is unfair.
Overwhelmed with distress, I decided to reach out to the CEO of the company and the Better Business Bureau, hoping that someone would assist me, as this is undeniably an act of mistreatment. I am fully aware that my service has expired, and if possible, I would gladly renew it. However, due to financial constraints, I am unable to do so. As a husband and father in a single-income household, I find it utterly hypocritical that FAHW promotes positivity on their website. I have endured 40 days without a functioning fridge, which I consider to be a form of cruel and unusual punishment. As a result of their negligence and cruelty, I had no choice but to purchase a fridge from Home Depot on credit for $616.29. In total, I have spent $805.29 on these issues, not including the cost of the spoiled food.
To add insult to injury, FAHW attempted to compensate me with a mere $75, which I have yet to receive. This laughable refund is their idea of compensation for the immense pain, suffering, and loss of food that I have experienced over the past 40 days. In my opinion, they are the worst insurance company I have ever dealt with, and I strongly advise anyone considering working with them to think twice.

This matter has been resolved. After 8 days with only intermittent water at home, we were able to address the issue (i.e., stop the leak and fix the pipe). First American agreed to cash-out our claim so that we could hire an independent plumber to fix the problem, which we did. In the end, First American delivered what they were contractually obligated to do. It just took a lot longer and was more difficult than we had hoped or expected.

I have had coverage for 3 years but didn't have to use it until this week. We have been without running water for 3 days due to a leaking pipe. We still have not had a qualified contractor assess the situation, let alone repair it (the first one that came didn't have leak detection equipment). It is now Friday night and it appears we will have to go throughout the weekend before we get a service call. They said they are having trouble finding someone in my area (LOS ANGELES). But they also denied my request for pre-approval for me to hire a contractor on my own. A horrible experience overall. And we still don't have water.

Warranty service technician arrived on time and thoroughly checked the system. Found a clogged precipitation drain.. He cleaned the drain and rechecked the system. He then explained the cause and his solution as well as the results of the second system check to ensure there were no other problems. I would recommend the technician and American Home Warranty to anyone to reduce the cost of covered repairs to anyone.

HVAC Issue: I have been a customer of First American home warranty since 2010 and have been paying them monthly since then. I never had any major issues since then. However, for the first time, I needed their help when my HVAC broke down on 5/31 in the summer heat of Texas and I was without AC with 2 little children and my elderly mom. I created a service request, and the first contractor came out after 2 days on Friday evening and found that the evaporator had broken down I needed to work out with a supervisor on coming Monday who can explain the repair process and my out-of-pocket charges. As it was an emergency, I asked First American to change the contractor.
The second contractor came out and said it was just an evaporator replacement. On Monday, I was on the phone with the first American for almost 2 hours, they told the contractor they can't do the repair job. However, I got a call from the same contractor that I must pay him $2485 as he must do modifications, but I told him not to do the modifications. Then after long calls from me and my wife they changed to a third contractor who came on Wednesday and said the same thing, it’s a simple fix to replace the evaporator. On Thursday, I got an estimate from the third contract to pay $2000 out of pocket, stating multiple items on the estimates which are not covered by the first American like drain modification, line modification, and ductwork needed.
Meanwhile, I asked other companies outside of First American to diagnose my problem as well. I didn't choose to go with a third contractor as well because modifications that are not covered by the First American were not required in my HVAC issue. Now after 10 days, I got really frustrated and realized all contractors with a warranty purposefully add items on the repair which are not covered by the warranty to get out-of-pocket cash from the customer. I gave up and negotiated cash out of about $635, which is significantly less than the repair cost, only refilling lost Freon cost more than $500. I left so many messages to the claim specialist, but she has not been successful in explaining the reason for not paying for freon as part of the cash-out whereas she was willing to pay the contractor.
In case of emergency issues, First American makes their customers desperate and makes them helpless to accept very less cashout options in the end. My 8-year-old daughter has nosebleeds due to the heat and I really felt helpless. It’s a money-making scam between First Americans and contractors to unnecessarily add uncovered items to the estimates so they can get more money from the customer. I finally got the evaporator coil replaced by my own contractor who charged me $2000 and confirmed me there was no modification needed just to replace the evaporator coil
Appliance Issue: My microwave has been for repair for the last three months, they have ordered the wrong parts and wrong dimensions for the replacement. I have been calling them, and leaving messages but no response. The same issue with my refrigerator as well, it’s been pending for the past three months, no update so far.
Our records indicate regarding your air conditioning claim. You did not want to agree to pay the non-covered cost associated with the evaporator coil replacement. Two different contractors that were dispatched, provided two separate diagnoses, and recommendation to replace the evaporator coil. They reported modifications associated with the evaporator coil replacement, which no modifications are covered items, per the home warranty contract. You informed First American, requesting to take the cash out payment option in lieu of the replacement of the evaporator coil. The cash out payment was issued on 06/29/23, in the total amount of $637.83, which includes First American’s responsibility of coverage for the part and labor.
Regarding your microwave claim, due to parts were determined no longer available for the unit for repairs. First American provided a replacement offer, you denied the initial replacement due to the dimensions for the unit.You then declined the option for a cash out payment but requested again for First American to find another microwave replacement, similar to your original one. As of 06/14/23, you accepted the second replacement offered, the microwave will be shipped directly to your home address.
In regards to the refrigerator claim, the diagnose provided was of no mechanical failures found. It was reported the refrigerator needed to be defrosted; there was an internal freeze, and the recommendation made, for the refrigerator to be defrosted for 48 hours, and unplugged with the refrigerator doors open. First American will need to be provided with a second opinion in order to re-review the initial diagnosis provided.

I put in a request to have my oven repaired, the first technician (Tri-Valley Repair), scheduled an appointment a week out. Exactly at the appointment time, he called and said his truck broke down. He set another appointment further out and by then I got COVID. I called well in advance that morning to inform and request a return call, I called several times and texted to avoid him wasting time to get here. I was so upset because I was so very ill and calling this guy to get a new appointment was just hard. He never returned my calls and texts. I wanted to set up an appointment because his appointments are booked so far out.
I called First American Home Warranty and complained, because by then it had been about 2 weeks. First American reassigned another company. That new company's technician was very DEMEANING and SEXIST. He was just rude. He said nothing was wrong and acted like I didn't know how a gas oven worked and packed up and left. I still had a broken oven and had to put in another work order. They sent out a third company and it was determined I needed a new sensor. By then, I had a broken oven for at least 6 weeks after my initial repair request.
Well, now my refrigerator broke and they assigned me the first guy who didn't show up. He called set an appointment and never put it in the system. Fearing the same no show again and without putting the date in the system, no one would know he failed to appear. Because his lengthy appointment time periods, no show and failure to put the scheduled appointment in the system, I called to request a different company (before the work was done) and I was told that I can't request a different company and only that assigned company can request it to be reassigned. Because I had already done a request for reassignment, that it was just a one-time courtesy, I can't make that request again. This guy doesn't show or return calls or put appointments in the system, what makes me think he will request a reassignment. He could fail to appear and there would be no record of it.
At this rate, I figure it will be another 6 weeks before my refrigerator is repaired. I want to cancel my contract and be re-apportion the money that bought the contract. Apparently, it's "noncancelable other than by mutual agreement of the Contract holder and the Company. I will call First American again (having already made MULTIPLE calls to them in the 6 months of having the contract)! I am so dissatisfied.

This warranty has been in effect for less than 30 days; therefore, 180 days is a better baseline to have completed a survey. I had only a cursory reading of the policy and the understanding of the contents. I do not believe that I received notifications of creating an account for whatever reason. I believe that my premiums are part of my mortgage payment.

The technician that service my washing machine was very professional and knew right away what was wrong with the washing machine. The technician called the next day and fixed the problem. 5 stars would recommend. I have had First American Warranty for years, I only had one issue, which was correct immediately. I haven't had any other negative issues only positive ones.

My service request #**. Despite the significant amount of time that has passed, approximately two months, I have yet to receive a satisfactory resolution to my claim. On numerous occasions, I have contacted your customer service department to inquire about the status of my claim and seek assistance in resolving the matter. However, I have been met with frustration and disappointment. The representatives I spoke with provided misleading information regarding the claim, and during my last call, I experienced the unfortunate incident of being abruptly hung up on.
I would like to express my deep dissatisfaction with the lack of progress in addressing my service request and the unprofessional conduct exhibited by your customer service agents. I request immediate attention and a prompt resolution to my claim. Specifically, I seek clarification on the status of the claim, transparent information regarding the steps taken to handle it, and an explanation for the misleading information I have received. Additionally, I expect an assurance that such incidents of poor customer service will not recur in the future.

All Intercity Plumbing was dispatched and reported the water heater was displaying an error code indicating the gas control valve had failed. As the gas control valve is a special-order part, we did experience some delays due to availability and we apologize for any inconvenience this may have caused. On May 18,2023, All Intercity Plumbing indicated the repair was completed.

I had used First American for 8 years so that when my HVAC unit finally died they would replace it. Well, 8 years after I bought my house the HVAC finally died. Because the part the contractor needed to fix the unit was no longer manufactured modifications had to be made. First American refused to cover the cost of modifications which totaled $2365.00. When I told them that if the 15-year-old unit needs to be modified in order to be fixed, then the unit itself must be replaced they refused. Instead, they offered me a "cash out" option for the replacement cost of the evaporator coil (totaling around $200-$300). Needless to say, they have been a pain to work with, and after a week of getting nowhere, I'm deciding to get lawyers involved.

Guaranteed Services LLC was dispatched and found the failure was caused due to leaking in the evaporator coil and recommended to replace the evaporator coil. I would recommend First American. They seemed like a high quality, well-organized, streamlined company for home coverage. It was simple to get an appointment online. They follow up and it's very streamlined and easy. The rep gave me the name and phone number of the contractor, and confirmed the time of who was coming out and when. The first contractor came out to look at my washer and they were excellent.
I called a second time and a plumber came out to look at a pipe issue. I wasn't impressed with him at all because, even though he showed up early, which in most cases would be great, I was at work and I showed up at the time he said he was gonna be there and he was already gone. So I had to reschedule. Then, he immediately told me he couldn't fix it. He said that when the home was built, it was done wrong, and so it wasn't going to be covered under my home warranty, and he left. He could have directed me as to how I could get the problem fixed and who I could call and maybe take some pictures and follow up on getting the job done, whether it was covered by my home warranty or not.

I was discombobulated of First American's customer support. If you go on the site, it was tough to get ahold of somebody. Then when I finally did get ahold of somebody, it was redirecting and giving the wrong information. So, I was looking for more customer service. When I got ahold of the person finally, after waiting and trying to get ahold of a different couple connections, I felt like it wasn't as efficient as it was years ago. This time around, it seemed like it was difficult. One of the last questions I had asked them, because it was an air conditioning unit that was being maintenanced, was, “Am I gonna be notified in a year? Because it was an annual thing, am I gonna be notified that it's upcoming and we're gonna have to need it again?” They said, “No. You have to do it all.”
You would think that they would wanna get ahold of you. It was something that is annual. That was just one of the things. I'm letting it go because we had a lot of good things happen when we did have them years ago. The quickness and as far as coming out and taking care of an issue and the people that did come out and take care of it were excellent. They were very courteous, get out here and do the job and finish it up. They went through exactly everything that they did and what they didn't do and what they found and didn't find. I felt very confident as far as that situation.

I was with another big company and I switched over to First American a year ago because they did a better job and offered a little more. I'm 88 years old so I just call the number to submit a claim. Usually, I call the wrong number and then, they refer me over to service department, and they take care of me. The last time, the repair people came out and pumped my septic tank. So, we had to wait on that a little bit because of all the rain and snow. It took them about a week to get out but they did a beautiful job when they could finally get through. I'm the only one to use First American in my neighborhood and I've been very happy with them. The experience has been great and I gave a couple of my neighbors the phone number to call. I like that I don't have to do the work by working with First American. I'm on an acre of land out here and we've been here for a long time and at my age, I can't do any work, which is why I have insurance.

Submitting a claim to First American is okay, but it's not very expedient. They'll get around to it when they can. If you have a plumbing problem, it's usually at least three days before they can send anybody out for anything. It didn't used to be so bad, but it is now. They're supposed to be giving me a new dishwasher because they were out here four weeks ago and I still haven't gotten it. It is on backorder I was told, but they don't call me to tell me. I have to call them to find out the status. So, I'm not really happy with them right now. I probably won't keep them much longer. When they did call me from Lowe's two weeks ago, they said they were gonna come out and install my dishwasher. I finally called yesterday to see what the status was. It's hard enough to get to talk to them. They don't answer the phone.
We've been very fortunate in the past. I got a whole new oven and stove because we had just moved into a house and it wasn't working really well and they couldn't get parts and fix it. So, we got at least $300 towards a new one. In the other house, we did get a new air conditioner. So, I did get good service. About a year ago, I had a plumbing problem, and it took them five days to get somebody out here. They told me they were trying to escalate it because I am 76 years old and needed my plumbing fixed, but it didn't work. They didn't expedite it even then. I ended up paying another plumber $500 to come fix it.

We used First American's service in the past. We had a recent claim for my plug. I needed a new plug for 220, but it's not worth the cost. I’d hire an electrician, but to do that, it will cost a couple of thousands. First American is not covering it. Other than that, doing claims is easy. That's what I like. They are always responsive. Sometimes, it took a little bit of time. Also, it's a little bit high just to put a claim. You have to pay $85, and it should be less. Then it's not refundable. After the technician comes, whether they fix it or not, you still pay 85.

The home warranty contract provides coverage for systems and appliances that fail through normal wear and tear. The adding of the electrical outlet or upgrading your electrical are not covered.

I used the warranty for the ice maker in my refrigerator. The techs got out within a couple of days. They had to order a whole new ice maker. They replaced the old one and everything was fine. When you're buying a house you don't know all of the different things that could go wrong with it and they could get costly versus just paying the one-time amount. I'm not sure how much the ice maker costs but it was probably worth having the warranty.
The heater went out on the pool so I spent four grand on a new one. Also, another pump and other stuff went out. So I was like, "Wow, it would have been nice to have that warranty on that."

First American Home Warranty is quick. They give you the name of the person who's coming out and the phone number where you can contact them directly, which I appreciate. I did a claim for the refrigerator that keeps freezing up. The repairman's been out here a couple of times for that. He even moved the fan so that it's closer to the area where it's freezing up. He didn't have to do that. It helped for quite a while. But it wants to freeze up and we're baffled. We put a little fan inside of it which helped. It's still cooling and has to freeze up hard in the back before it stops working properly. If it continues to do that, they're probably gonna replace it.
The technicians are very good. They get right to the issue. They clean up their mess. They seem to have all their stuff on their vehicle and even notice other things, like our door wasn't shutting properly and they adjusted that. Also, the repairman for the refrigerator said there was a slide broken in the freezer, so he ordered that, came back out in about a week and put it in.

Submitting a claim to First American has gone well. I usually go online and put in a request. It’ll have a dropdown and then, First American will assign it to someone that's contracting with them in this area and that company will call and set up an appointment. The contractors have been good except for one company which came for an electrical problem. I'm not happy with them and I will probably file a complaint in the future. One of my most recent claims was for my refrigerator. It quit working and the condenser needed to be replaced. It was approved by First American and then, the contractor came out and replaced it. Everything they've done has been great.

My experience has been good. The contractor has some problem with what they're working on with the well and they got that straightened out yesterday 7:00 last night. But they had been working on it all day Monday as well as yesterday. And I've got excellent service. That's why I belong to First American Home Warranty for so long. The claims process has been really easy from booking to all of it. It's easy to have a central place to go instead of trying to look for an individual contractor. I submitted a claim online with First American. Their site was easily laid out and easy to navigate. I received a couple of emails. One, letting me know the claim was received, and another one letting me know the company that was going to handle the issue. The contractor we dealt with was knowledgeable and helpful in getting the situation resolved to the best of his ability. However, only a very minuscule amount was covered by the warranty. So while it was helpful, it didn't fully cover what we needed.

I like the yearly price with First American. It's a good deal for everything that they cover. Also, filing a claim is very easy. I would normally call in and before I talk to a person, I'm pretty much talking to the robot. After that's done, it puts me through to a representative and they would finish it out. Then, the tech would come right out and fix the issue.
One time, my water heater went out. The technician that came out to try to replace it was trying to tell me that he needed to punch some more holes out in the garage because I needed to upgrade my water heater. I was telling him that the water heater was in there and all I have to do was buy the exact same water heater. He was trying to get me to make new holes and put a different style in there and said I have to come $500 out of my pocket. I deal with water heaters and I know that all he had to do is take out the old one and replace it with a new one. I didn't like that at all. But other than that, everybody else was good and everything was great.

There was a stoppage on the kitchen sink and the plumber came out and got the problem solved. Previously, I had an issue with the dishwasher and the technician had to come back because the first thing that he did seemed like it was working, but the machine stopped again. He came back the next day and then, I had to wait a couple of days until they got the part. But the response was fairly quick for the follow-up.
The techs have been good and I'm satisfied with First American. The price is right for me and the claim is not a problem. It’s a 24-hour service and I just put it in, it goes through and I receive an answer, for the most part, that same day. But a lot of the emergencies happen on weekends and the technicians are a little difficult to get out on a weekend. Still, it is good to have the insurance as a backup since emergencies happen. Probably a lot of these repairs would have cost me a whole lot more money, at least throughout the years. So, I've got my money's worth.

I like the price of First American. Their coverage was also a little bit more robust in terms of what they were covered, the dollar amounts, in comparison to others, as well as the systems and the appliances that they covered. I've had one claim with First American and it was with my refrigerator. The refrigerator that I have is one of those brand-named refrigerators that is known to have some issues with it. The icemaker portion of my refrigerator is located in the refrigerator and not in the freezer. It wasn't making ice. The back of my refrigerator was starting to freeze up. Everything in my refrigerator was starting to get really cold. I called First American and I explained to them the problem. They said I should be hearing from the contractor they assigned. From there, I got an email confirmation.
Once the contractor was assigned, they were out here within two days. I really liked the contractor that they used. They were very professional and friendly, in terms of taking the time to explain the ins and outs of my refrigerator and freezer. It was nice that they were well versed in repairing it and what was going on and also made us aware of the known problem. There wasn't also any upselling, so I was appreciative of that. My renewal experience wasn't the greatest, though. I was expecting a little bit more like the retention satisfaction type deal. When it came time to renew, it was like, “This is what it is. There’s really no wiggle room. If you don't wanna renew, then don't renew.”

I originally only had a problem with my refrigerator not getting cold, in which everything else worked fine. After multiple companies in the First American network, technicians and attempts to fix the this issue, in the end my ice maker no longer works. I then had to call First American Home Warranty to send a technician back out in order to fix this issue, who again, couldn’t figure out how to fix that problem in which they actually caused.
Eventually after numerous inexperienced technicians and multiple repair attempts with no resolve, this warranty company told me all they can do is send the same companies, using the same companies/technicians as before to fix the problem. I then asked, if they couldn’t fix this issue they caused after multiple attempts before, why would they be sent again to get the same result. I was told that was all they could do, and basically just had to deal with not having ice, even though my ice maker worked fine before their technicians ripped my refrigerator apart multiple times. Beware of this company, very subpar service!!!!

When I had a claim, I went online and filled out the information, and the process didn't take too long. It was within a few hours to get somebody assigned to come on out. It was pretty easy and painless to get a claim put in with them. I’ve done two claims through them. I had good quality work in both of them. One claim was for an air conditioning unit, and the contractor came out and diagnosed the issue. Then they had to go back to First American Home to make sure they pay for it. They came back the next day and replaced the part. It was pretty seamless to me. I liked the contractor so much. I have them on an annual maintenance plan now.

If something like your washing machine goes down and you don't have that $1,000, you don't have to come out of your pocket at that point in time. The techs have excellent workmanship.

Opened a ticket for my washer on 2/15. It is 3/30/2023 and still not fixed. Very poor service levels and subpar contractors. I have been on the "waiting on parts" list for weeks. The company is not bothered. They really just don't care. Sad that ConsumerAffairs has them as an authorized partner.

First American's website seemed pretty easy to navigate. I usually set up my claims via the website. Within a couple of days, they'll set me up with a vendor and they'll call and make an appointment. Usually, the vendor calls me. I've had good interactions with the vendors except for one. I first made the claim in July, and it took them until October to get the part that I needed. They're local. When they finally got the part, they asked me for $1,200 upfront to install it. They went into my garage and made a whole bunch of noise. It sounded like they were just slamming the thing around.
When I noticed what they did, it was very sloppy. It turned out that the part that they installed didn't fit, so they pushed it to the side to make it fit. They left me a gap in the top where the original part was. It was messy and caulky. They came the next day and taped it. Then, about three days after the initial installation, my air conditioner stopped working. It turned out that they had a little drainage pipe, and they couldn't make it drain properly. So, I contacted First American, and they contacted the vendor, and it turned out they would need to make a hole in my wall so that they can repair the mistake that they made. When I had the air conditioner stopped, I had another vendor come out, and he told me all the mistakes that this company had made. With all those mistakes and the sloppy way that they did the installation, there was no way I was gonna let them make a hole in my wall.
First American closed the claim after I wouldn't let this incompetent vendor make a hole in my wall. They tried to send this vendor out to me one time before. They showed up on the appointment day, but they didn't announce when they were coming. They just came. That one contractor made me wanna cancel my policy. I made a Better Business Bureau claim against them, but there was no resolution. There was no response from the company.

Our Carbon Monoxide detector went off. We contacted the Fire Department and the gas company. They indicated that our stove oven needed the pilot light checked out. We called First American Warranty and they connected us with a contractor. The contractor phoned us the next day and sent someone to check out our stove. Very pleased with the service at the First American and with Sears.

I mistakenly went with First American Home Warranty when I bought the house. I regretted the decision immediately. Most service requests take months to resolve. They have absolutely have no control over their vendors. Even the current service request (straightforward plumbing job) is open for the last 2 months citing the vendor is still looking for parts. So when I asked how long I should wait for the same, there was no response. No SLA or no resolution on how to solve customer issues. Please stay away.

Our basement flooded because of a failed sump pump. The damage and repair cost was around $18,000. I reached out to First American Home Warranty (which we have and was paid monthly for) and they denied repair due to a condensation line draining into the well where the sump pump was. It took them three weeks to let me know they cannot fix it because it's not ground water only. Apparently, the 8oz of water that condenses every year into the sump pump well is enough to void the warranty.
For three weeks I emptied multiple times a day by hand because of how slow they were to respond and when they finally did, they told me it could not be replaced. It's a shame that I pay $85 for a service ticket, a monthly price is paid and all they told me was they could not fix it due to condensation water from the homes heater, which amounts to less than a half cup of water a year, made it not able to be fixed or replaced. So I paid money for a problem not to be fixed and then was told they won't attempt to replace it.
I was skeptical about home warranty companies and the fine lines they hide from customers, but I gave it a shot and it bit me. As a home owner, I would not consider a home warranty. Just save the monthly payments to yourself then use that money when the time comes for a repair. If you are serious about getting covered, please, avoid this company. Learn from my mistake. They won't take care of you. It might seem like I am being dramatic, but if you go with this company and the time comes to be taken care of, they will leave you hanging any chance they get. I work for a large company and travel to the different plants we have throughout the country and help renters in my area with their properties, so I come across many different people from all over. I will be sure to let people who ask me about home warranties to avoid First American Home Warranty at all cost.

I really hate giving them a single star. A brief history... Our realtor recommended them when we purchased our townhouse. Our first claim was for an air conditioning unit. We live in Atlanta and it was in July heat. They gave us a company that was over 40 miles away. Long story short, the company had to come out twice and it was six weeks, mid-August before we had our AC back.
Then the upstairs water heater went out. Again, it took several weeks to get someone to look at it and they replaced the water heater. Unfortunately, they did a shoddy job and the water heater flooded our home a month later. They took no responsibility for the damage, but replaced the water heater again. We had to go through our home insurance to completely redo our interior and it took 2 months of living in motels before they were finished.
This last time, our upstairs toilet flange broke and water leaked through three floors. They approved the fix and took two weeks of sending a plumber back and forth. We had to skip work each time. When the final appointment was scheduled, they emailed us that the repair was for some pre-existing condition and they weren't paying. Their plumber wanted $850 and they were making us pay $200 of it at first. Then they decided that we had to pay the full $850. After three weeks, we are going to have a local retail plumber come out and fix it for $425. This has been the worst company I have ever had to deal with and I am canceling my account. I should have canceled a long time ago. That's on me I'm afraid.
Regarding your plumbing claim, our records indicate you placed a claim on March 3, 2023, for the toilet leaking water. Big Dawg Mechanical was dispatched and found the master bath toilet to be leaking from the base and the flange to be broken by force due to the bolts being overtightened, snapping the flange in half on one side; the technician recommended the flange be replaced. After review, we denied the claim as the failure was caused by not normal wear and tear. As a result, the cost to complete this repair on a retail basis outside of your home warranty contract with Big Dawg Mechanical would be $850.00 ($200.00 for access, $650.00 for the replacement flange). You have since advised that you had the repair completed outside of your home warranty contract. We have requested you provide us with your outside contractor’s report to be reviewed for coverage and are currently awaiting receipt of this information. As such, we consider this claim pending.

My AC was leaking water so I called my home warranty company, they send me AAA All Brand Appliances. The first thing that they did is telling me that my Coil is needs to be cleaned. I told Bill, "You didn't even look at my AC." He said that's the problem & left. I called my company but they told me I have to use this company, so called them & they keep telling me that's my COIL. I told them that I cleaned my COIL a year ago & I don't think that is the problem. They would not come to my house to look for a problem till I told them, "OK, come & clean my COIL."
Bill comes on 3/23/22 & cleans the COIL. After he puts back the COIL & leaves, the AC started to Leak a lot of water, worse than before. He comes over to check on the AC & calls someone else to come to look at the unit because he did not know what to do, so I had 3 big guys in my house looking at the unit & trying to figure out what to do. At that point my laminate floors are ruined, they do some type of patching up the AC & they leave. The unit was still leaking & the company First American Home Warranty have not fixed the problem yet. Today is March 14, 2023 & I still have my AC is leaking water.
They send me the same guy Bill to look at my AC & another company AZ appliances, after that the company said that they will not fix my AC unit because I did it my self, even I have Ring video of Bill cleaning the COIL & his guys that were helping him. I have an invoice from him & other companies that giving me a different problem with my AC. Bill told me that he would change the COIL for free because he felt bad & guilty, he knew that he made a mess. But he never changed the COIL & never stand by his word. My warranty company believes this liar & a cheater, the problem was with my AC unit, the water was not coming out in the back, it just needed a tub cleaning so the water would come out. I am taking them to court for damages & for letting my AC leak for a whole year with no support. If anyone has the same problem with this company, please let me know.

Our records indicate we have obtained two different independent contractor’s opinions regarding the diagnosis of the failure reported to the air conditioning unit. AZ Remodeling and Plumbing reported failure was caused not due to normal wear and tear because of coil damage from a prior cleaning. AAA All Brands Appliance LLC reported failure not caused due to normal wear and tear, but due to prior cleaning of the coil, which caused dirt to be pushed into the fins causing high suction and causing the water in the trough to be sucked out and falling onto the floor. Due to this, the claim was denied due to not normal wear and tear reported. Please refer to the home warranty contract listed under section, Limits of Liability, number three. First American considers this claim closed.

We've had first American on several homes now. It was recommended to me by the Realtor at the time for the first house, and I had a positive experience and we just chose them ever since. Submitting a claim is very user-friendly. The online system is great. I've only had a few claims but every time I've done it, it's worked exactly the way it's designed. People call when they're supposed to call. The vendors have all been top-notch, very professional, and good at what they did. So, it's been a very positive and user-friendly experience.

When something breaks, I can get it fixed. I pay First American Home Warranty 500 bucks a year. I get it back in service one way or the other. It's a big house. I got two air conditioning units, and a washer and dryer. I've had them come out and work on my washer before, and that went well and smooth. And it's peace of mind. I had an electrical outlet that went bad. The contractor scheduled everything to my convenience because I'm not here a lot. The electrician was prompt, courteous, very helpful, and went over everything and replaced the GFI.

I have a home warranty policy for each one of my three properties and I rarely turn in any kind of claims. I turned in a claim because the heater wasn't working in one of my rentals. The third property that I bought is a nice house and it was a very good deal. I couldn't pass it up and it's worth quite a bit now. But it’s out in the nowhere land. I can file a claim very easily. I can do it online or I can call First American. But for that property, it's difficult to get somebody out there so, it's a pain in the neck.
First American couldn't find someone to go out there so, they told me to find my own person. I did and then, I paid that person out of my own pocket. First American wouldn’t reimburse me. They said they would only refund me $350. I said I paid $1,500 and this is why I have this appliance insurance policy. I finally said they can argue about it all they want. I'm just gonna switch with someone else and I'll write it off as a loss as far as in terms of my rental. This last experience soured me.

At times, in certain areas usually like you said, middle of nowhere, if First American does not have a contractor available within our network we will ask that you locate one outside of First American within the area to work with. We then will reimburse you for that cost. So that would be the benefit of having the home warranty for the property. This is listed in your Contract, under customer service, number three. We had issues with plumbing backing up into the house and not going down. Submitted a claim last week and marked it as an emergency as the house was inhabitable. Submitted late March 1st and hadn't heard from a contractor for almost 48 hours after when I was the one who ended up calling the contractor and ends up they don't have any emergency appointments available. While I understand how busy they are, it would be nice to have someone contact us to let us know that they are not going to be coming. I contacted the warranty company and they assigned us to someone else; they cancelled due to being out of range from us. Status of the claim sat the same for a while longer before I called and was able to get warranty to agree to have us reach out to a contractor of our choice and they would reimburse $125 of the diagnostic fee and possibly cover the repair after sending in necessary documents.
We had a contractor come out and tell us the issue. Turns out warranty wont cover it due to the plumbing issue being outside the foundation. As irritating as it is that we are out of pocket almost 5k, it is what it is. So I end up calling back to see about getting my service fee returned as I did most of the work and nobody from the company ever came out, they told me "NO" they can't return the service fee due to my claim not being covered. Just very frustrating when we are already out of money for the repair and $85 of the service fee for nothing really. AND we are still out of the house with no repairs started.

I had an AC that broke and First American was very deceiving. They would fix the AC but I needed the platform fixed because they wouldn’t pay for that. There are certain things that if they don’t fix that, they can’t fix the whole unit. Otherwise, everything's been good and it's quick. I go online, put in the thing and they send me an email with the company's name. Usually, the company will contact you or you can call the company that they want you to set up with and you set an appointment. But when I called First American about plumbing, I didn't understand. The plumbing was covered but the faucet wasn't, and the plumber wasn't very clear on why. He was having a hard time explaining to me, which is why I try not to call, I just do the claim online.
First American had other companies come out for my dryer. I called the company directly and the tech came out and he was great. He knew what he needed to do and he fixed it. It wasn't a hassle. If I didn't have a warranty company and I have his card somewhere, I would call him. The quality of the work is good for the most part. I've never had a complaint about work that's been done. The only thing is First American does replacements, they lowball what the replacement price would be. I had a dishwasher that had to be replaced and they only gave me $300. There's no dishwasher out there that's worth $300. They said they buy directly. So, if you don't get it from what they are offering you, you're not getting a lot of money. First American is there until something breaks. It's easy to deal with and to get ahold of. I have recommended people. It's a good company.

The claims process was good and easy. I like the quickness of a contractor being available. I don't have to go looking for them. All of the contractors have been good, except for the one with the pool. The contractor was not in my area, and he took forever. Then the second time, he turned the job down and we were allowed to get our own contractor.

We signed up for First American home warranty for 2022-2023 and have had NOTHING but issues every-single-time we need help from them. My top issues are 1. Getting quality workers to fix the issue. 90% of the people or companies they send have 1-star reviews online and it shows! They either don't show up, don't bring necessary parts, or order the wrong parts for the job multiple times.
The biggest issue I must say is the customer service and being able to get reimbursed for your claim. Each claim we have made has at least a month to get reimbursed for and that was with LOTS of hounding to get it done. You are constantly having to call and follow up with little or no response back. DO NOT let the sales team fool you, you will not be working with them but people overseas for most everything who sadly are of little to no help as they don't have the "authority" to do anything. I wish we read reviews on this company before we signed up, and absolutely will not sign up again when our contract is over.

On March 10, 2023, you advised reimbursement up to $500.00 had previously been offered. On March 13, 2023, in the interest of customer service, we agreed to reimburse you an additional $250.00 and on March 15, 2023, the additional reimbursement was submitted for processing. Please allow 5-7 days for processing and delivery of the checks. We consider this claim closed.

I set up claims online and it's pretty easy. I'm given the contractor's contact information and then the contractor follows up to confirm the appointment. I had a claim for the dishwasher and the tech who came out was polite, well-informed, clean, and precise and he seemed very competent. He didn't find a problem, but he made recommendations as to how the unit had been installed by Home Depot that we're following up on.

We've had First American for nine years now and my experience up until my last repair has been fabulous. I have recommended them to friends of mine. We bought a home and we were given a warranty with another company and we dropped that and switched back to First American. I have never been able to find their online site very easy to submit a claim through that process, so I call in. Their reps have always been very courteous. It always takes a little bit longer than I wish. But they've been responsive to my calls.
I had plumbing problems with my kitchen and my bathroom. I was assigned a contractor whom I adore. I've had them before. He diagnosed the problem. The next thing I knew, I was assigned a different contractor who I've also had in the past, and he confirmed all the problems, and then I never heard back from anybody. I continued to call repeatedly. I couldn't figure out what was going on. I finally called the first contractor back on my own, and he told me that he was too small of a contractor. He did not have access to the things that I needed and he had declined to do the claim.
The second person never returned my calls. I kept calling to see what was going on but never heard from him. This claim was placed in November. By January, First American told me that they had said that they repaired my shower. There was never anything wrong with my shower and I was furious because I figured they had really hurt First American with a false claim. First American asked me to send them photos of my shower proving that there was nothing wrong with it and of all the things that were broken.
I did all that. Finally, after many calls, I was given the opportunity to hire my own contractor. He repaired all the things. Interestingly enough, the two First American contractors had said I needed a new faucet and I was reluctant to do that because it matches another faucet in my kitchen. The contractor that I ultimately hired was able to get a replacement part to repair the faucet rather than replace it. He did all the repairs. First American paid the bill. I'm a happy camper. I have never had such a negative experience with First American. This is so not typical of how they have handled claims. It is not causing me to leave them because ultimately, they stood behind me and they were supportive. But, it was a bad experience.

I've used First American in the past three times and I've been familiar with their service process. It seemed to be just as good as whatever else was available. The techs have been very nice and dealing with them has been positive. Having this coverage with First American gives me less worry about having to find somewhere somehow to fix something. They know who the vendors are and know who to send.

The connection of the garage door with the hook was cracking - the joint between the two objects was falling apart. I created a request for that and it was pretty easy on the website. The response from First American was quick but the scheduling was a pain. The contractor was hard to get in touch with. He committed a couple of times that he will give me back a call to schedule the appointment, but he never did until four weeks later. Then, once the tech came, he said that the work that was needed to be done was in the garage door and the door is not under warranty. The claim was declined but the reason was genuine.

Most every appliance has been repaired or replaced with equal value. Always professional and courteous service. Only 1 repairman has been a joke on my refrigerator in the garage I unplugged it because it went out. The service man came and plugged it back in and he said it was fixed. Needless to say, it wasn't fixed.

Because of lack of heat our condo is uninhabitable. 55 degrees. Damages are mounting. I am going to list the companies and technicians that have come out so far for our HVAC. Paid $85 for initial then 3 technicians from STRIX. STRIX got $499 for maintenance work they said was necessary. Then 2 technicians from LA Standard. Then 1 tech from Platinum. Total of 6 techs. It worked for 4 months. Not working again. Currently paid another $85. Waiting to hear from our 7th tech and third co. I am waiting to hear from a (Yelp- 2 star) Comfort Temp Control. (Key word temp). Laura ** from CEO office has been aware of this entire debacle.

They've been very good and helpful. They get somebody lined up right away and it's always gone well. My most recent claim with them was for my disposal. I thought I had a plumbing leak. But when the tech looked at it, it turned out it was the disposal was cracked. He replaced that. Then I had another claim for the ice maker on my refrigerator. The water was going everywhere. It turned out that there was a broken piece on the filter that filters the water. The tech replaced that too.

First American's website is pretty intuitive and quick to use. It's also really easy to file a claim and follow up on it. We don't have to talk to anybody, which is nice, and we're also notified every step of the way of what's going on with our claim. The last time that we filed a claim, we had to get a new washing machine and the delivery portion was done by a different entity than the original contractor that had come out to check on the problem with the washing machine. I'm not sure how that worked, but the delivery portion wasn't as pleasant as the rest of the experience.

I prepaid for a service call a month ago and after a contractor came out to take everything apart and disconnect my water line he has not returned a single call and First American is no help. I called 3 times for help. Each time talking to someone reading from a script. I aced the process to file a complaint with first American for dispute resolution and was told there is none. Was told there is no escalation process. Can’t get a call back. They also promise to prescreen their contractors which they do not. This man came out and screamed at me for not letting him know there was a gate code.
Online reviews in my local area show over 5 years of 1.5 star reviews for first American with this contractor and others. Wow… 5 years and a company this size can’t fix the problem. I requested a service fee refund from first American since no repair was made and asked to cancel my contract. Carlos in the call enter refused the refund but said he’d gladly cancel. Massive scam and no service. Then he hung up on me.

I like that if something goes wrong, I have a deductible instead of paying the whole fee. Submitting a claim is pretty easy. It's internet-based and they get back to you within a day or two. Out of the warranties I've seen, I recommend First American if it's something that meets your needs.

I have had great success with First American Home Warranty. Everything's been really easy because I've had three claims since I've moved into my house. Some of it is hard because you have to wait a little bit because it's hard to find contractors or people to do repairs, but it's not their fault. They've been really easy to work with, and I've been really pleased. I had to have a new hot water heater. Then, I had an air conditioner repair. It quit working and they were able to fix it that day. So, that was awesome because it was like 90 degrees outside.
The most recent claim was my stove. It needed a new control panel. That one was a little trickier because they couldn't find somebody to repair it in their network. So, I had to find somebody, and then get reimbursed but still, that process was a lot easier than I thought it was gonna be. Overall, I feel like I've gotten my money's worth out of it so far. It's a little bit more peace of mind having the warranty and not having to worry about affording to pay for a new furnace if it decides to go. It makes it a lot more financially beneficial to me.

My experience has been excellent. However, one vendor for one of my units never sent me any of the paperwork and that pissed me off royally. I called the coordinator in Arizona and I never got a dime worth of paperwork. That is very annoying. I'm thinking about going to someone else. The contractors have been great but the follow-up sucks and I'm not happy with that.

They are Scamming us to get money but not provide service. Amazing sales guys but will not cover your claim. I paid for 6 years and after a year when I finally had a claim they made up things to not approve my claim and Todd ** - Operations Manager was extremely rude and accusatory although I provided all the supporting documentation. You will do more work with 0 outcome. They just want your money.
I paid for a specialist to come diagnose my HVAC system and they gave their recommendation to First Premier Home Warranty, I had to call and reach out over 6 times to get a status and next steps then they asked for 3 years of maintenance report which I provided and then they asked for proof of payments which point I was fed up as I spend more hours trying to provide reasonable documentations than I should! Next, ask for my birth certificate?? When I asked to have my money refunded and whom I can talk to about this deeply unsatisfactory service they wouldn't provide that info and got extremely rude. I would have rather flushed that money down the toilet than pay to company that just wants to scam you when you need them the most.

Submitting a claim with First American was very simple. I've had a couple of instances where we had to call, only because the vendor wasn't clear and they were very helpful. They resolved all my claims. They're a good company and we've used them for many years.

I had a claim for two different bathrooms. The shower was leaking. I also had a claim when my dishwasher was leaking. The most recent claim I had was for my wine cooler. They were trying to replace a part, but they were not able to get it, so they just replaced it. Overall, the warranty is easy to use, and the claims process is okay. It could be better, but some of it is on the subcontractor. There's not a lot of follow-up, especially on the replacement part. Once they got back to them, it was quick to replace it. The only reason I found out that it was gonna take 10 weeks is because I called the person who came.
Another claim I had was for my clothes washer. Eventually, it got replaced, but it took a long time. Part of it was COVID and I understand the timing, but it would've been better if there was a communication of why it was taking so long. Still, I have peace of mind knowing that with First American I'm set on what I'm gonna pay, whatever the amount is I'm paying to get a repair or replace as opposed to possibly getting hit with a big bill.

I've had a great experience with First American in the past, but right now, they're replacing my microwave. It's on backorder at Lowe's, and it won't be here until April. I put the service request in last August, so it will be a lot of months before everything is settled. I researched and found the oven at Home Depot, told them to go to the website and order it. But they said they already put the order in. So I don't like the length of time that I have to wait. But they decided to pay and other than the delay, the experience has been pretty good. I also like them better than the other companies I had but we’ll see how this microwave claim turns out.
I also got the handle of my oven fixed and the repair made by the tech lasted for a couple of months. When it was doing the same thing it was doing, I called First American and they said that I would have to put another claim in because the old one had been over 30 days. I didn't like that and this is the first time I ever experienced that with them. Despite that, to this point, I would recommend them.

Do NOT get your home warranty through this company. They will fabricate information on their own to deny claims and then when they send a second contractor to get a second opinion, they will still use the same false information to deny the claim. Had them for 3 months and my toilet tank broke. They added false information that the contractor never said into the claim to deny it. The second contractor that came over told me they deny everything and advised me to switch to Liberty. I immediately called to cancel my service and am now with Liberty. Nobody that I called was helpful at First American and all they said is “there is nothing I can do. Is there anything else I can help you with?” Extremely extremely frustrating company. I repeat.. DO NOT USE THIS COMPANY!!

Our records indicate that on January 30, 2022, you placed a plumbing claim for your toilet leaking and we dispatched independent contractor, Elite Plumbing, who reported a crack in the toilet due to not normal wear and tear, which resulted in a denial. You can refer to your home warranty contract under, Limits of Liability number two, which states:
“Liability is limited to repair or replacement cost of Item due to normal wear and tear. Cosmetic defects are not covered. ”You disputed the findings reported by Elite Plumbing and we agreed to dispatch second opinion contractor F6 plumbing who also reported the toilet cracked due to not normal wear and tear. Therefore, we are sustaining the denial due to not normal wear and tear. First American considers this claim closed.

On December 4, 2022 we reported that our washing machine was not spinning or draining. It took two week for someone to come out to look at it. We were then told they had to order a part and were given a date for it to be fixed. We kept calling inquiring about when it would be fixed. We kept being told that the part was on backorder. Finally we found that UPS had delivered the part which they kept saying that it hadn’t come in. We even gave them the name of the person who signed for it. Two week later after continued calls. We were told they would install two weeks later. We have a new born in our home and rely on being about to wash the babies laundry.
On the date where the machine was schedule to be fixed we received a call stating they had received the wrong part. They had this part for two week and only looked at it the day it was supposed to be installed. 9 days later the service man came to install the part. He totally took our machine apart and then said they had orders the wrong part and left. He left our machine apart. After a few days my body started attacking itself. I have an auto immune from any allergy to mold. I opened the door to the Maxine to find that they had left the machine filled with water for over 10 weeks. The smell from the mold was overwhelming. This is a serious health issue for me. I can barely walk from my joint pain. This company doesn’t care and I have reported them to the BBB.
What repair person leaves standing water for over 10 weeks? And leave the machine unsealed and taken apart? This has been very costly on top of my health being affected. It’s now February 13 and there is no date in sight to have to resolved. I’m just praying the mold hasn’t ruined the machine for future use. Now the company is claiming we are not entitled to have our unit fixed, because they paid for an old machine to be replaced… This is the replacement machine and we have receipts to proved it. We did not accept their replacement, because they wanted to send us a white machine when we had a stainless steel dryer. We replaced the old machine with this Samsung washer also in stainless steel. We paid Home Depot to deliver and install to our home address in our name and we also paid to have the old one removed, again we have the proof of receipts.
We have since paid and renewed our First American home warranty yearly since if what you are saying is true why was parts ordered twice for this machine? Get your facts straight. Our last machine was a Whirlpool top loader machine. This machine is a Samsung front loader. We have receipts to prove we replace the old machine with a brand new Samsung. They are scamming people. Do not purchase first American home warranty. They will rip you off as they are doing to us. Buyer beware.

A replacement clothes washer was located although you declined the replacement offer and accepted the cash payment in lieu of the clothes washer replacement in the amount of $677.69, which was mailed to the you on December 23, 2020.
Our records indicate your washer has not yet been replaced therefore and no additional repairs will be made since the clothes washer has already been recommended for replacement. Once to washer is replaced, please send in your paid invoice/receipt to remove the exclusion due to the cash payment in lieu of the clothes washer replacement and we can assist further.

Hi everybody, please don’t trust this company. This almost fake company stole two parts from my yeah after yeah come on my refrigerator and doesn’t show up too. Months later, I called company. Told me this part not under cover after the technician, he take the original parts and turn it back. I live in Florida and please please don’t do any contract with this company.

On January 3, 2023, you placed a claim for your refrigerator not making ice. We dispatched Blue Sky Home Service, who found the unit not dispensing due to a broken dispenser plastic and motor not working. Blue Sky Home Service replaced the armature kit and auger motor outside of your home warranty contract as the home warranty contract does not provide coverage for kitchen refrigerator beverage dispensers and their respective equipment. You may refer to your home warranty contract, Kitchen Refrigerator Section, which states:
“KITCHEN REFRIGERATOR: NOT COVERED: INSULATION, RACKS, SHELVES, DRAWERS, TRACKS, HANDLES, LIGHTS, ICE CRUSHERS, BEVERAGE DISPENSERS AND THEIR RESPECTIVE EQUIPMENT, INTERIOR THERMAL SHELLS, FOOD SPOILAGE, STAND ALONE FREEZERS, REFRIGERATORS LOCATED OUTSIDE KITCHEN AREA AND REFRIGERANT RECAPTURE, RECLAIM AND DISPOSAL.”
On February 6, 2023, we notified you of the denial of coverage. At this time, you disputed the denial of your claim and requested further assistance. Blue Sky Home Service returned for further diagnosis and confirmed the failure was caused by the unit building up ice around the door dispenser. As such, the denial of your claim stood.
On February 22, 2023, we contacted you by phone to advise that at this time and as a courtesy, we would allow you the option to proceed with a second opinion contractor to confirm the diagnosis received by Blue Sky Home Service. On this same day, we authorized you to locate and hire a licensed and bonded contractor as we were unable to locate a contractor to complete the necessary repairs in a timely manner for you. Please refer to the home warranty contract, under Customer Service, Number 3, which states:
“Sometimes Company may not be able to locate a contractor to service your claim and may request that you locate an independent contractor.”
We are currently awaiting a report and diagnosis from the outside contractor of you choosing so that we can review for coverage. As such, we consider this claim pending.

Submitting a claim with First American is pretty easy. I usually call them and every time I do, it it's like a holiday or after hours. So I just go online. Their reps have been good and both times I've used the warranty, they've sent out the same guy. I like that if something that's covered breaks, they pay for it. It's a whole lot cheaper than you having to pay for it.
For one of my claims, I wasn't home when the incident happened, so my brother called some other plumber. The plumber told him what needed to be done but I told them to let me call my warranty company. But because I didn't call them first and some other plumber came and looked at it first and unclogged the pipes that was the issue in the immediate moment, First American wouldn't cover it. When I told them that the long ongoing issue is still there, they told us that when the pipes backed up again, then we should call them. That's stupid. This is something that they cover and it needs to be done. Why wait for a backup to happen again? But other than that, I've been happy with them other than that one incident.

The first experience was great. The last claim was terrible. Sometimes it takes three or four or five calls to try to get First American Home Warranty to understand the situation. That was when I wanted to get the garage door fixed. That took long to ask them to talk to a supervisor, then the supervisor's supervisor. It's frustrating sometimes. They need to train their people on how to solve the problem that they're calling about. They were at the point they did not have a contract with anybody in the area to do the garage door. So, I had to find somebody who would be willing to do the job that they approved of. This was after three to four calls before I got that information out of them. But they finally approved it and they reimbursed me for getting it done.
The last time we tried to use First American Home Warranty was for a hot water tank problem. The guy came here, listened to the hot water tank and said, "I can't do anything for you. That's the sediment buildup inside there. You just need to drain your tank a little bit." And he left. He didn't try to drain the tank. So, that was $85 down the tube for nothing. I'm not very happy about dealing with First American Home Warranty. They always sent a message to give them feedback on how the service was. This particular time, for some strange reason, they didn't contact me about the plumber. Didn't ask us about the feedback. That struck me as strange. That's a couple of strikes against renewing.

I've had really bad and really good experiences with First American. It depends on who comes out. The local rep is knowledgeable and very helpful. I have her name and her card number. She says if there's ever any problems to give her a call and when we do, she makes it work out. But they charged me 20 more dollars a month and when I inquired about it, they asked if I have two pools. I told them that I have the pool and I have an above ground portable spa. They said they didn't cover portable spas anymore. So they have to adjust the billing and I don't know if they've done that or not.

I've had a few claims with First American. My recent claim was for a washer that was leaking and they did well. The only thing was they took forever for parts to come in. So we were out of a washer for almost a month. But the guy that came out and did the service was excellent.

First American assigned All Points Plumbing LLC. as the vendor to diagnose our water heater complaint. the water heater took an abnormal amount of time to deliver hot water. The Tech came out and diagnosed the fact that it was an old water heater but actually delivered hot water and timed the amount of water that came out. He said that although it was a very old water heater and there was nothing he could do about it. He obviously did not remove the inspection/shield that covers the Lighter/burner assembly. If HE HAD HE WOULD HAVE REALIZED THAT THIS WATER HEATER WAS A FIRE HAZARD.
My brother-in-law is a master plumber and he was over the next day. He looked at the water heater and said it needed to be replaced immediately so with my help he did. Can't attached a pic here but it was painfully obvious. Sent the pics to First American and they stated there was nothing they could do because the vendor didn't recognize the problem and I didn't file a 2nd claim to reengage the vendor. This replacement could not wait but 1st American thought it could! Company sucks and is just out for the payment, not helping their insured.
Hello Galen, according to First American Home Warranty Corp’s (First American) records, you placed a claim for their water heater not heating water on January 30, 2023. Diagnosis of the water heater was completed by All Points Plumbing LLC as they reported upon arrival to the property, they were informed the water heater does not produce enough hot water. All Points Plumbing LLC indicated they found a 50-gallon Rheem water heater located in the garage. It was found to have no leaks, and heating at the time of service. The technician on site reported turning on the shower and was able to get hot water for 20 minutes. On February 8, 2023, you contacted the business to request reimbursement as you had made the decision to replace the water heater outside of the warranty. Between January 31, 2023, and February 8, 2023, there was no communications to the First American advising of any additional failures. As such, First American will not be reimbursing for the replacement of the water heater. Per the Important section and the of the home warranty contract, “First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.” As well as the Customer Service section number two, “Company warrants Contractor’s work for 30 days.” First American apologizes for an inconvenience this may cause you, however it is important to know, work is not reimbursed without prior approval, the purpose of the home warranty is to utilize the vendors within out network. First American was very responsive when I filed a claim. In less than 24 hours, I got a response. But it has not been a good experience with the one technician that came out. My dishwasher’s not cleaning my dishes, but he couldn't make a diagnosis. He said he'd have a second person come out and get a second opinion. But I haven't heard from the company or First American. I need to contact First American regarding having another technician come out.

I had First American a couple of years back. I switched off because I was having problems getting a repair done. I got them again and told the person who re-signed me and he told me about the policy that I was getting. I could put that claim back in because it was never resolved.

I have had FAHW for over 6 years without a hitch until my past three claims. One was HVAC the other two are plumbing related. The plumber continues to reschedule for over 2 months and has now ghosted me, will not return calls/texts. I used to be able to talk with a representative albeit after being on hold for hours. Now it is just a generic voicemail and nobody returns my calls. Something has changed in this company. When I started out with FAHW I could live chat with a representative or leave a callback number and they call me. Then it changed a couple of years ago to no live chat and you must call to talk about a service call issue. Starting just last week, you cannot get ahold of anyone and you cannot even wait on hold for a representative. It goes directly to a generic voicemailbox and they don't call back. Needless to say I am seeking out a new home warranty company who actually cares about their customers.

Our records indicate contractor, Aul Plumbing, reported to find the packing nut on the cold side angle stop for the kitchen faucet to be loose; the technician tightened the packing nut and reported the leak to be corrected. Aul Plumbing returned for further diagnosis on February 4, 2023, and reported to find no mechanical failure present with the angle stop as the leak had been repaired during the previous service appointment. You requested further assistance, as such, we dispatched contractor, Price Right Plumbing, who reported to find the cold side angle stop to be leaking from the packing nut. The technician tightened the packing nut and tested the site, finding the leak to no longer be present. On February 10, 2023, and February 15, 2023, we attempted to contact you by phone and email to request you advise if further assistance was needed, however we have not received a response from you. We request that you contact us directly should you need further assistance. As such, we consider this claim closed.

I went online to file a claim for a faulty faucet. But they don't cover faucets. I didn't know that. So I did the claim online and then the guys came out. They bought a faucet and put it in. After they left, I got an email from First American saying that they don't cover faucets. But the guys had already done it. A little time went by and I called the guys, and they said they never got paid. I thought First American would have paid them. They said they were out. So that was kind of goofy.
When I made the request and said it was a faucet, First American should have got back and said, "We don't cover faucets." If I would have talked to someone, they probably would have told me that. But it doesn't make any difference. I was trying to make it easy and using the website. Other than that, we had a pool pump go out and they fixed it. It was great. So overall, First American is okay.

I had 2 appliances that were leaking, my washer and my garbage disposal. First, they made me pay 2 separate service fees when they were both having the same problem...leaking. They said one was plumbing and the other was appliance. Sneaky. Now, 5 weeks after the washer repair, it's doing the same thing again! They say I have to pay another service fee because it's over 30 days. But it's the same problem!!! It's only been 40 days, 10 days over their "limit"! Shouldn't companies stand behind their work better than that? It's not like I'm trying to rip anyone off, my washer is leaking again! Why should I have to pay for the same issue twice?? C'mon people, be fair! Will probably go with a different company next year....
Hi Beverly. According to First American Home Warranty Corporation’s (First American) records, you placed two claims on December 3, 2022. The first was an appliance claim for a leaking clothes washer and the second was a plumbing claim for a leaking garbage disposal. Under the provisions of your home warranty contract, under Customer Service Number Two, an $85.00 service call fee is paid for each separate trade call.
In regards to the garbage disposal, First American dispatched an independent contractor, DKH Plumbing, who reported replacing your garbage disposal due to a non-repairable leak.
For the clothes washer, AT Appliances was dispatched to diagnose the failure. On December 6, 2022, AT Appliances determined the door boot had failed and the part was ordered with an ETA of December 11, 2022. On December 23, 2022, AT Appliances installed the door boot. On February 5, 2023, you advised the clothes washer was leaking and First American informed you a new claim would need to be placed and an additional $85.00 service call fee would be due as we only warrant the contractor’s work for 30 days. You may refer to Customer Service Number Two in your home warranty contract. If you would like to place a new claim for your clothes washer, you may do so through our website or by calling Customer Service.
First American considers these claims closed.

Submitting a claim to First American is easy. What can be challenging is the length of time to get a service person out. If it's a plumbing issue, waiting a week isn't acceptable, and that does happen. If it's an issue that is not urgent, it works great. If it's an urgent issue, it's definitely more challenging. As far as the process, I get the name of the company that is coming out and their phone number. Overall, I like that First American covers the major appliances and plumbing systems. They've been great about replacing and repairing the large appliances. It's a great program as long as it's not a really urgent issue.

The tech came out to do my dishwasher and he did a good job. When I tried to turn it on, I couldn't get it to come on. But I was not paying another $85 to get them to come out. I remembered that the tech told me to hold the start down for a couple of seconds, and the numbers would come up. I did that and it's working now.

The ice maker in my refrigerator has not worked for months. They finally got the part but claim they don't cover beverage dispensers. I don't have a beverage dispenser but someone entered this term in their computer. Can't get someone-bounced around multiple times to resolve. Now they tell me ice makers are not covered. Are you kidding? Nothing in my contract says that.
On January 19,2023, AT Appliances Inc reported there was no water valve behind the refrigerator and that the water line which services the water dispenser was leaking. We denied the claim as water dispensers are not covered under your home warranty contract. Per the conversation we had on February 10, 2023, you advised that the diagnosis from AT Appliances Inc was incorrect as they do not have a beverage dispenser. First American has scheduled a second opinion with Sears for February 16, 2023, to further diagnose the failure.
At this time, the claim is pending the second opinion report from Sears.

I bought the coverage for one of my clients. I looked at a couple of home warranty providers and chose First American based on the reviews I found online and what they covered. It covers the big ticket items such as your HVAC system and water heater.

I set up my account with First American and everything was fine. They were very professional and didn't harass me with calls. I haven't had to use the warranty for anything, but the biggest benefit of having it is the out-of-pocket. I had three pipes break all at once last year, and I had to pay for it because I didn't have the warranty. That was costly.

I've been with First American for a couple of months, and the service I've gotten, so far, has been excellent. They came out to fix a dryer, and it was fast and efficient. The people were friendly too. I put the request in, and the contractor came out that next day. It was easy, and the contractor was top-notch. He told me the issue, fixed it right away, and didn't give me any problems for the warranty. All in all, everything I read about First American has been true to form so far, like quality of service. It's a great way to protect your house, for stuff that you would use on a daily basis. It's gonna break down eventually. It's just a matter of time, and it's a good feeling to know that I got this warranty. If something breaks, they'll come right out and fix it.

I had a claim and it went well. It was easy to submit too. At first it was automated, then First American sent me to the claims department. The tech they sent was wonderful, and he fixed the problem. People need to get a home warranty policy.

They cover the ice maker which American Home Shield does not. They also cover up to four refrigerators in my house. They're supposed to fix my refrigerator and they sent some company. The tech said they didn't work on that refrigerator and they could not help me. But the contractor sent me a text and said that the ticket has been closed. I called them up and I asked, "What do you mean by closed?".
I could have called First American Warranty but I did not. The contractor said, "Well, we can't do the job. And so, we told the warranty company and they're supposed to get ahold of you in 48 hours." I said, "But how about you guys calling me up and telling me this instead of just saying the ticket's closed." That tells me they're not going to do nothing. Immediately, I got a little irritated because the refrigerator needed a compressor. I said, "You have to do a follow-up." But First American sent another company. The tech said, "I can't do it. I gotta get another guy to go by and fix it." So, we're gonna wait.

First American Home Warranty has been very good. I just call the number to call. They call and someone picks up and I say, "Can you give me the claims department?" And I take it to the claim department and tell them, "This thing is broken and I would like for you to send a handy person or a technician to come and fix it." They get my information, I pay the co-pay, and they will send me a text message or email to confirm and give me the name of the technician that they have been in touch, and tell me that the technician will be in touch within the next 24 hours or so.
One technician wanted to rip me off. When they come, you do not know too much about it. So, they tell me, "This is what is wrong or that's what is wrong." Sometimes I have to pay a bit more out of pocket. Not all of them have been truthful to come and tell me what is wrong. They always wanted to throw something else. But most of the techs have been very good.

Having First American, I definitely don't feel stressed out when things will potentially stop working. We had the seasonal checkup on our furnace done and it was quick and easy. The contractor was very kind and knowledgeable as well. He said our unit was just dirty, so it looked older than it was.

First American is always on top of everything and they're always great at communication. I also have no issues with the monthly fee that I have to pay since it comes right out of my account. But the company that was chosen for my last claim, Eagle Eye, was terrible. They sent a serviceman out who was in and out in less than three minutes. He took a couple of photos, and said that they had to order the part to my washing machine and would get back to me. So weeks went by, then all of a sudden I got another phone call from them saying they were ready to schedule to come out and service my washer. So I thought that they had received the part and was coming to fix my washing machine.
But the same service man came back, took apart my whole washing machine, took pictures of it, and said that he had to order the part then someone would be back at me. I told him that we was just here a few weeks before, that this time I thought he brought the part with him, and that he was putting it in. I also told him that it had been almost a month already. He then asked if I had the part with me. I told him that I didn't have it and asked why would I have it. He then said that First American Warranty did not allow them to get the parts and that they send them directly to the customers. Also, when I asked him if he remembered me and what he did the last time he came out, he said he didn't.
I then asked him how long would it take to get the part and he answered that it could be anywhere from two to three weeks. So, I told him that I needed him to put my washing machine back, because it was working fine. I just needed him to fix the button that seemed to have a short. He then said that once he took apart the washing machine, he couldn't put it back. So, I had to go almost three weeks without my washing machine. Then they got the part mailed to me, and once I got it, I had to schedule for the tech to come out which took another week. By this time, I filed a complaint with Eagle Eye. They apologized and said that they would send out a new service man. The new service man came, installed the part, and I have had no issues since then.

The absolute worst Home Warranty you can purchase. Contractors they use are THE lowest quality around. Have a request for a furnace replacement, have waited nearly THREE months, still no resolution. Contractor they sent ordered the wrong unit, still waiting now for replacement - over 6 weeks. Calls to First American go unanswered, escalations to "supervisors" either get disconnected or put into a mailbox with no return call. DO NOT PURCHASE THIS WARRANTY!!

According to our records you placed a claim on December 13, 2022, for your furnace not functioning properly. We dispatched an independent contractor, Dunn-Rite Heating & Air (Dunn-Rite), to diagnose the failure. On December 16, 2022, Dunn-Rite recommended replacing the entire furnace due to heat exchanger being cracked and was non-repairable.
We authorized the replacement. As a result of the replacement Dunn-Rite quoted the cost of modifications to be $2,275, which is not covered by your warranty contract. Please refer to your warranty contract, Limits of Liability Number Six.
On December 17, 2022, we ordered your furnace. However, on December 26,2022, you opted for a cash payment in lieu of the furnace replacement. Unfortunately, this could not be completed until the equipment was returned to supplier and confirmation received.
As of February 3, 2023, we have processed the cash payment in lieu of the replacement of furnace in the amount of $1,197.19. Please allow 5-7 days for the processing and mailing of your check. We consider this claim closed.

They do not honor the claims submitted. Terrible customer service. I had this company for 2 years. My 1st claim was regarding my Air Conditioner inside. The compressor was leaking thru the vent inside and getting my hallway wet. It was covered. I had purchased the higher premium called: "Premier Plan". I paid my $85 deductible. They came to fix it. Then a month and a half later, same problem occurred and they told me I had to pay another $85 deductible because it happened after 30 days even though it was an existing issue that was not fixed correctly. They said they only honor same problems within 30 days!!! I asked to speak w supervisor but didn't help. That is a total rip off! I was forced to pay another $85 to have another technician come back and fix/correct the same issue.
My only other claim was regarding my 2 year new expensive Refrigerator I purchased from Home Depot. I did not purchase their warranty because I had this home warranty that covered major appliances which I paid more for, by purchasing the "Premier Plan". After tech came, he said it was a cosmetic wear & tear. I disagreed. It was a defect. Every time I opened my refrigerator door, my Freezer door would pop open which lead to finding a water leak around my kitchen floor several mornings. All they had to do was order a new Freezer door Gasket (the rubber lining that is around the inside of the freezer door) to replace the one it had, that stopped working. This company declined my claim.
This company just likes to collect our deductibles and don't have expert technicians. If anyone else experiences bad service, I have urged all of those consumers, to please post reviews on other google review sites and to write letters to the corporate office. I cancelled this company a few days ago and purchased a better warranty company that honors all claims for 6 months in case same issue arises. No questions asked, they will repair or replace the claim involved.

First American has generally been good in responding to repairs. However, recent submission of request to fix leaking shower faucet was disappointing. In late Dec 2022, called to submit repair claim. Plumbers came out 7 days later, took a few photographs of the faucet and said First American would have to approve. Plumbers reported leak behind wall and in evaluation stated work required major modification to repair leak behind wall and install new faucet. I later learned plumbing company had one and two star ratings with many negative comments. I contacted First American and they wanted to increase my cost to close to $400 because of the evaluation report. I had back of wall removed to show there were no leaks behind wall and only required replacing the faucet, proving plumbing company submitted fraudulent evaluation report. I sent photos to 1st American as proof and have not heard back from them.
I will eat the $85, hire a local plumber, and cancel my warranty with First American if I do not hear from them in two days. They show no urgency or care of fixing a leak that has been going on for over 25 days. I was also told a week ago from 1st American another plumber would be contacted but when not hearing anything, I followed up, and was told the original plumbers had to fix the repair as the $85 dollar had already been made. In following up, there were no record of my call in their file of them stating another plumber would be contacted. A supervisor named Diego asked for photos which I sent but I have not heard back from him on a final decision in obtaining another plumbing company. Again, disappointed in my expectations.

I have submitted 4 tickets for likely 6 issues so far, and the only work done properly is the re-key, which is basically more expensive to use the warranty than just calling a professional for the same task. I'm a new homeowner and the seller awarded us a year of coverage from this company and I am going to do all my effort from now on to broadcast how scam this company is and help others run away from this company so we can have better world by not making this company out of business. Every service/business the warranty company hires has the worst review in Google/Yelp and I actually have the worst experience from those companies.
Electrician - I had my post light out and called a service for this, and all the electrician sent by the warranty did was the lights out of the roof is not covered. Plumbing - I had my two sinks in the same vanity leaking. The worst is, a plumber said it needs two separate tickets for the same sinks in one vanity. Then all that he did was just tightening the valve, which we already told them we already had a professional tried the same but then they said let them know if it still leaks then they never came back after numerous trials of contact from us.
Plumbing - We had a shower that hot water not coming, then a plumber said they will order a valve first then do something further if that don't fix the issue, then we never heard anything back since then. Oven - We found an oven don't turn off and a guy came and reported the issue which later the company decided to provide a replacement. We accepted the offer, and they said they will install it, which is now more than month old and every time I reach them, they said they will escalate the issue and expedite it, which never change. Washer/Dryer - We submitted a ticket after finding some water leak but the guy said it works fine. We just hope this is the case.

I wouldn't recommend this company. Each service call is $85. When my garbage disposal stopped working and I had to pay the service call. It would have been the same, if not less, to hire someone to fix it. On a separate occasion, my dishwasher was really old and stopped working. They replaced it, but with one of equal value. Since mine was really old we got a really cheap dishwasher. It only covers very specific things. For example my HVAC stopped cooling and a technician determined it was the compressor. Turns out I had to pay $975 because certain things were not covered. Also, my automatic garage door stopped working. We suspected it was the springs. When I called to create a service order, they gave me a list of things that were not covered (springs was one of them) and told me I would still have to pay $85 for someone to come out and see if it was something they cover. To me it is just not worth it.

Each service call does require a service fee for a contractor to come out and diagnose the issue you are having. Regarding non-covered costs on your claim, there may be certain items not covered under your contract. While our plans may not cover everything you need, we do offer additional coverage which allows you to tailor a plan more to your needs. We do include all of this information in your contract and are always happy to go over any questions you may have. Do NOT waste your time or money on this scam of a warranty company!! Especially if you live in the Bay Area / Peninsula area!! I have now tried using them twice:
1.) For fridge leaking a bucket of water each day onto my kitchen floor. Contractor came out twice over two weeks, could not fix (despite saying they did). The contractor reported the fridge still "worked", and that I just had to clean up the water?! So the warranty company denied replacement costs! Because somehow leaking water all over my brand new floors every day (also under warranty), constitutes a working fridge??! I called the contractor to have him revise his report, but they won't return any calls unless it's from the warranty company.
2.) Leaking/broken washing machine flooded my garage (I paid the extra to cover the washer/dryer, etc.). Been over a week and I cannot get them to send anyone out even worse, they only have one appliance repair company for our entire area (again large Bay Area...so that is ridiculous), and that company refuses to call to confirm appointments, didn't show up for an appointment or call, and won't answer their phone unless it is from the warranty company!!
I called FAHW every day this week, and said there are plenty of other contractors in my area willing to come out today/this week to fix my washer. What is the policy on getting reimbursed for that (note FAHW at this point already has charged your credit card $85 for an appointment they cannot even make!!!), and I asked for a refund of my $85.
The response I got was if I used someone outside their network (anyone other than the one company they have), I won't get reimbursed, and it won't be covered. WTF?!? So I demanded to speak with a manager, as I want a refund on not only my $85 service fee for service I did not get, but a refund on my entire warranty policy, since they have not been able to meet their own criteria to fulfill the policy. I was told no. Gonna submit a claim with my credit card company to try and get at least my $85 back with purchase protection, and then needless to say, I will NOT be renewing my policy with First American. Looking elsewhere now. BUYER BEWARE!!

We dispatched contractor, 5 Star Appliance, who found the unit to be going in to defrost mode, causing the drain to freeze and leak into the crisp drawers. The technician removed the evaporative pan and replaced the refrigerator drain kit to repair the failure. On May 27, 2022, 5 Star Appliance returned and reported water to be leaking from the internal tubing into the crisper drawers due to a design flaw. Please be advised, First American does not cover for manufacturer’s defects or secondary damage resulting from the malfunction of any item. First American also warrants contractor’s work for 30 days. If you are continuing to experience any issues with your refrigerator, please call customer service at 800-992-3400 to place a claim. We consider this claim as closed.
Regarding your clothes washer claim (312456050), our records indicate you placed claim on January 7, 2023, for your clothes washer not working properly. We dispatched, 5 Star Appliance, who found a leaking water valve and recommended replacing the valve. 5 Star Appliance ordered the replacement valve the following business day, January 9, 2023, and received the replacement valve on January 10, 2023. Upon calling you to schedule an appointment for January 11, 2023, to complete repairs, you advised you had completed the repair yourself. Please be advised, First American does not reimburse for services performed without prior approval.
Regarding your request for the service call fee to be reimbursed, please be advised the service call fee is due for each separate trade call. As such, First American will not be reimbursing the consumer the service call fee regarding claim 312456050. We consider this claim closed.

Dear Sir, I raised a claim that my plumbing is not working on Dec 1st week and they assigned Presidential Drain Cleaning and they came and said they will change my garbage disposal on Dec 22nd, then I called on Dec 22nd stating that the technician did not ring the bell or inform us when he came here, so First American said the contractor will come today 1/3/23 and they are trying to find someone who can service soon. Today when I called first american they are saying that they sent a note for confirmation with the company. The service is not good and I need to be with broken kitchen facility for a month. I need the issue to be replaced ASAP. I would give a rating of zero.

Home warranty installed a water heater 1.5 years ago. The water heater's wiring caught fire as of 3 weeks ago, and could have easily burned my house down. First American sent 4 different people over the 3 weeks. Two of technicians noted the unit was installed incorrectly by the original home warranty contractor. Instead of replacing the unit correctly, like they could have the first time, they noted the Manufacturer warranty must cover it instead, and that I need manage that directly. First American has been slow to respond over the whole process, and continues to be disappointing. I am currently in a 40 minute hold with the manufacturer warranty as I write this. Though we have had some repairs go smoothly, this has been enough to offset all the good experiences. I look forward to switching to a different home warranty company before my renewal.

I had AHW about 10 months and my heat pump went out and because it was 15 years old they not only replaced my heat pump but replaced the heat exchange unit also. I only had to pay around $380 and that was because I had the installer do a upgrade. They took care of everything in a timely manner. I will always use them for my home appliances.

My husband and I decided to go with First American Home Warranty for home insurance for our first house as my husband is in active military and they had competitive rates. Unfortunately, the first week we moved into our house the fridge broke. Luckily, our insurance covered fixes and/or replacement! First American quickly sent technicians out to take a look at the fridge within 48 hours of us reporting the issue. It has now been over a month and a half, with 3 technician visits scheduled with multiple parts 'ordered', countless hours spent speaking with First American, and we STILL do not have a working fridge.
I am very disappointed with the service we have received as First American appears to only be able to communicate with the contracted fridge repair company via email and we have to follow up by phone to the contractors to get any answers, we have been promised a new working fridge if the it is not fixed after 'one more visit' multiple times, and I am so tired. This is not what families need to deal with when you first move into a house while one parent is away on active duty. Overall, very unsatisfied with our treatment and service.

HORRIBLE. Paid for 2 svc requests (toilet and dryer) around the same time. Radio silence for DAYS. I reach out to FAHW only to find the plumber NEVER bothered scheduling me and they DON'T even have a contractor to look at my dryer. WHEN WERE THEY GOING TO TELL ME???! Finally sent a plumber out and it was FROM THE SAME COMPANY that I already complained to them about bc they ghosted me following a different service request a few months prior. The plumber (who admitted he wasn't familiar with my unit) was there just long enough to flush the toilet multiple times and decide I need a whole new pump which could be about $900 (their last guy said $1200) and that it likely wouldn't be covered (well he was at least right about that). By the time he left it wouldn't even flush anymore (which it would do before he walked in).
When I reached out to have him come back and reverse or reconnect whatever he did so I could at least be able to flush it...I was ghosted AGAIN. I called FAHW about my concerns with the contractor and "Amanda" said she'd get back to me about getting a 2nd opinion. HEARD NOTHING and I called her for days. I ended up hiring a different plumber to get a 2nd opinion. Meanwhile, I get an email that the pump isn't covered and my claim had been denied. The new plumber came out yesterday and SURPRISE!!!...my pump is fine!! (as I suspected).
Ended up being a bad connection where the battery goes. The part cost almost nothing but I still had to pay for the labor. What's the point of paying FAHW if I end up having to find and pay for another plumber anyway? I'm so upset. Unnecessary stress. Feels scammy and it's disgusting that they'd leave their customers in limbo like this. As I said..HORRIBLE. **Their responses to bad reviews are ** which only adds insult to injury.

We dispatched an independent contractor, Plumbing Specialties, who reported the macerator pump had failed and needs to be replaced. Per the Important section of your contract, we cover only the items specifically identified as covered and exclude all others. We understand you had an outside contractor diagnosis your toilet and repair a bad connection at the battery. As the repair was to the components for the macerator and not the toilet itself, we will not be able to offer reimbursement for the diagnosis and repair. We consider this claim closed.

Whenever we make a claim, they take care of it. We had a hot water heater that started leaking. They sent somebody who fixed it. But with the first claim we had with them, we paid the plumber that came out. Then there was a problem with communications because we paid him and then they billed us. They didn't get the message that we paid him. They have cleared that problem up and now there's no question whether we paid or not as First American requires payment online with a credit card.
Other than that, they handle the service well. They explain in advance what's covered and what's not covered. They also send us a little book every year that explains that. When the plumber or the electrician comes, they tell you what they're going to do in advance and how long they’re going to be before they get it repaired. When you've got something that's not working, I don't like to be told, "Oh, yeah. We'll fix it tomorrow,” and then they don't show up for three days. So we've had good luck with them.

I've used them twice and they've been pretty good. One claim was for a dishwasher repair and the other was for the air conditioner. The air conditioner process was normal but for the dishwasher, the people I dealt with were really flexible with their service technician coming out. I do chemotherapy for cancer and I'm busy three days a week so we tried to schedule them on my off days when I'm not doing chemotherapy. They accommodated me really well with that. Both problems have been resolved. With the dishwasher, they had to order a part and work with me again to see when they could install it.

Anytime you use the warranty, you go through hell and it's not a fun experience. They make you jump through hoops and take hours on the phone. They say they're going to do something they don't do and you have to follow up on it. Sometimes it takes months, if not years to get it accomplished for your service call. I used First American for my air conditioning unit upstairs and the people they didn't know what to do. They sent another company out and that guy was a joke. He didn't know what the hell he was doing either. They rigged the unit up and taped it up.
When I went through ERCOT a year later, they told me how messed up the system was. I called First American and it would have been nice not to have to deal with the same company that they sent out. But they said, "Well, we fixed it and that's it." They wouldn't take any responsibility. I ended up having to hire a professional company and have the whole system replaced. I'm gonna have to do this outside of First American 'cause they won't send anybody out that's worth anything. The tech I got told me that the condenser in the system that the First American vendor put in did not meet code and that's why it wasn't compatible. He said it wouldn't even have passed inspection. Also, I was told they only did half of the unit upstairs. They didn't repair the entire unit. That was a horrible situation and I still haven't dealt with that.
I've used the warranty quite a few times and I really had a bad experience with them with a refrigerator. I ended up having eight of them sent out 'cause they were all junk when they came and I was refusing them. It was a joke and my neighbors were laughing at me. I wasn't paying attention and they gave me a really junky refrigerator. I had another vendor from First American and he said that the company they sent "Didn't do you any favors." The vendor also said, "They didn't even put the model that you had. They gave you a lesser valued one," The end result was that I upgraded and had to pay $400 more to get a better-grade refrigerator and just went through Lowe's. I ended up using the money that First American gave me which was half of what the value was.
Also, First American Lies to you. I call and they say they've done things and they haven't. The reps are just reading off the computer and they say, "This is done. This is done". But when I call back a week or two later thinking it was done, they say, "Well, nobody put that order in" or "I don't see where it's in there and nothing was happening.” So I gotta wait another three weeks. Plus, they won't let you talk to a manager. It's like they always say they're busy.
Other than that, I just had another refrigerator go out. Surprisingly, that went through really smoothly. So, I've had positive results and when I've had bad results, they've been really, really bad. I have to have them because we are senior citizens and when major things happen, there's no place we have to pull from. But as far as having fun utilizing the warranty, it's a nightmare.

I put in a claim recently this year, and it went fine. The guy came over and fixed everything in 15 to 30 minutes, then it was working after that. This is my second year having First American, and this was my second claim. The first one was for an air conditioner unit, and it was a little tougher because they thought one thing was the issue, then when they fixed it, it wasn't the issue. They came by again and had a different solution, but in the end, it got figured out. Those are the only two experiences that I've had, so far. Both of them ended up fixing what I needed, and everything's been running well since.

I submitted a claim online with First American and they sent the proper repair person for my issue. When customer service contacted me to set up an appointment, I couldn't hear them over my cellphone so they texted me and they said, “Don't worry about it. We'll take care of it. Here's your appointment time.” That was good. The work ethic of the tech was great. The only thing that I did not like was that I wasn't told prior, like a half hour, when the repairman would say he would show up. Usually, I would get a text. As the day went on, the repair person just knocked on my door. If I wasn't home, then I would miss the repair. Luckily, I work from home. I would hope that they would, next time, text or call, saying they're on their way, so I can better plan when to expect them. But there was a major material clogging up the washing machine filter and the tech fixed it that day.

The rep who signed me up with First American seemed very nice and really cared. But I'm surprised that they haven't reached out and sent the paperwork because they sounded a lot better on the phone. I've already talked to them about this and they haven't responded. So right now, I'm highly dissatisfied.

The cost of my warranty from First American is fair for what they cover. It's $5 for a month, but they're also covering my appliances, as well as my washer and dryer, which weren't covered with the other company. So, it's a better deal. I'm also getting a discount to a senior and so far, I like them.

Submitting the claim was very easy. The technicians that came out looked into everything into detail and they quickly finished the work and then moved on. But they were not able to simulate that again and the problem came back the next day. So we may reopen the claim essentially on that. But we're not able to find the case when it is coming back again and again. We had three claims and they only fixed two. These folks had a rating of around 2.5 on different forums and it was clearly distinctive that the servicing folks were not doing a great job when it comes to warranty repairs. I don't know if the quality would have differed if I would have called them separately.

The sign up process with First American was fine but I don't have any written documentation from them. It's kind of bizarre. They said they're taking automatic withdrawals from my checking account and that they would send me documentation about my service. I've received some emails, but I was told that a document would be sent to my PO box and I haven't received that.

Based on the salesman and what I read, the overall coverage of First American is better than my previous provider, American Home Shield. Also, with American Home Shield, I started out at $45 and after six years, I was up to 70. With this one, I'm back down to 60.

I had challenges in the beginning where First American sent somebody from LG, and nobody for the other two appliances. We had a huge fight, and I threw him out of the house. It was horrible. First American sent another guy who looked at all three appliances. He said to order some product. And I haven't heard anything in weeks. It's supposed to be delivered either to my house or to their place. They could improve on calling me to check in to let me know what the hell is going on. That would be good. And let me know and calling to see how things were. Or let me know, "Your product has been ordered and it's on its way." I was concerned about going with them because of the past experience with another company, American Home Shield. And so far, I'm not having the best experience.

Everything is pretty good except for the website could use a little more functionality. It should give more details on what is covered in your plan, or a section to say, "Hey, you could add this, and then just click to add it, and then it'll bill you when you when your thing cycles." Instead of having to go through hoops beyond hoops in order to get an upgrade.

I have a service request right now and First American asked us to pay the service fee upfront, which I did. This is the third week and I have not gotten a refund. I called First American and they said they would check with whoever the vendor was that they sent out. I still haven't gotten my range fixed and this creates a great problem, especially when Thanksgiving is coming up. I'm really upset about that because I pay my service charge upfront every month.
The vendor that they supposedly sent for me has not come out. Every time I call, I get a recording. I spoke to someone once and they disconnected me. It has gotten me to the point where I'm gonna have to call someone out here and pay for it, even though I paid for a warranty. I've made a complaint to First American. I talked to one of their team members on the phone but nothing has been done about it. I even tried sending in an email but I was told that they don't monitor their emails.
This is the second one with the same appliance company, LA Appliance. The last time, I just overlooked it but this is a major thing. The range is only one year old. It may be nothing major but I can't cook anything. It's still pre-heating but that's as far as it goes. I tried the steam cleaner last night to see if it would work. I tried everything on and off and it's not working. This is a double oven and this appliance cost me $3,000. It did okay as long as I had the factory warranty. I took the extended warranty. The people that they have taking care of the extended warranty are not the same group of people taking care of us when I was in the factory warranty. It's just a messed up thing. It got me so upset about it that I'm thinking about just canceling. Maybe I can find another warranty that's more dependable and that would at least follow it up and see who the people are that they're recommending their customers to.
Over the years, I have been pretty much satisfied. But with this claim, I'm not getting any support and I am dissatisfied. All the other people I had over the years for different things such as the plumbers, I had an excellent response. But this is just awful. I explained that it was just this one particular group and First American needs to investigate it and see what is going on.

We dispatched independent contractor, LA Appliance Service, who scheduled a virtual appointment for October 26, 2022. The contractor advised they missed the appointment and attempted to reschedule but you already had the repairs completed. You confirmed you had the repairs completed by an outside contractor and emailed us a copy of their invoice on November 9, 2022. We will be processing reimbursement in full and the check should be delivered within 5-7 days.

First American has always been responsive to us. We used it once last year. Unfortunately, we didn't use it the second time because we were out of the country and I got a thing about doing my air conditioner. I thought, "Well, we'll wait till we get back to do it because there won't be anybody to open the house." The day we got back, we found out that it was one day late to call to get this air conditioner seasonally serviced. We used them one time and the experience was very good, and that's partly because of the company that they use. We got home after driving 18 hours and we had no water in our house. We couldn't flush toilets, we could drink because we had bottled water, but we couldn't shower.
We called and they said they would answer me back in 72 hours. I called them and said, "We're senior citizens. We really need this." The rep said, "I can't send somebody on Sunday, but I will call the very next day." The kid came early in the morning and he said he could do the repair, but he was gonna need to dig up my yard. He called the company and said, "I know that there's other stuff set up for me for the day, but I'd like to stay and finish this job for these people, even if it takes all day." This was in Texas in the hottest summer. They gave him permission to do it and he was here for at least five hours digging up a stone-hard ground because we're in droughts in Texas. He said he went and bought what equipment he needed and brought it back and was very good. We were very impressed with him. If I had gone the regular route, it would have been 72 hours before they even contacted me.
Earlier this week, we had somebody come to do our heating system. The guy got here on time. He might have been here for 20 minutes because it was outside my house and was in my attic. My husband went with him and the only thing he told him was, "Everything looked good and you should be fine." He didn't give him any kind of piece of paper saying, "I checked this or this or this or this." He had to turn on our system and had to wait about 10 minutes for it to get from cool to heat as far as the temperature coming up in my house.
He waited until he could see that it was coming up and didn't shut off. My husband asked him, "Well, do you need some vinegar to pour down the little clean-out spout that's up there?" He said no, but told him it was best to go ahead and do that at least twice a year. We should put the vinegar in the boiling water down then and that cleans out that pipe that the drainage goes through. He was polite and knowledgeable. There was no real repair of that, but it was just a system check before we turn on our heat, which could be in December or January.

Terrible home warranty!! I live in Houston and have been using First American for last 2+ years. Getting any repair done through them is a pain with terrible contractors and multiple visits! Worst is the one I am currently experiencing. I have had to repair my cooktop as the ignition/spark heads have not been working. For the last three months (yes three months) - First American has been sourcing parts with no avail - the usual plan song on the call is "we will order replacement of cooktop if we can't source the part" but they have been sourcing the part for last 3 months. Worst of all a technician came home and told us First American is buying bad parts on eBay to repair my cooktop!
On every call (weekly for last 3 months) my case has been "escalated to the purchasing department" but somehow nothing gets done. Not sure you can get more unhelpful and unreliable as a company than what I am experiencing. I don't know if this is just the particular group I am dealing with or First American as a whole!!! Ticket no. #**. I have been requesting First American for last 3 months and now resorting to writing a review to get help.

It's extremely frustrating when you call First American and the person you're speaking to is not even in this country. Their accent is so heavy that you have to go "Huh? What? I don't understand you. Say that again." There's a language barrier. Aside from that, I don't like their response time. My hot water heater broke. A hot water heater in the attic cost somewhere between $1,015, which not everybody has in their pocketbook, but it's worth paying to have it relocated. I came out of the master bathroom, having taken a shower, fixed my hair, got my makeup on, and got ready to get dressed for work. Then, water hit me in the back of the head. Over the next couple of hours, my ceiling collapsed.
I called First American. They were my fourth phone call. I spent over an hour on hold waiting for someone to answer the phone, and I barely could understand to communicate with them. I told them, "It's raining in my bedroom. Literally, you can't go into my bedroom without an umbrella. It is pouring. I need someone here immediately." It was a couple of days before I even heard who was coming out to my home.
I had no issues with the plumber. He was nice. He was quick. He was efficient. My dog liked him, which is always a plus. He got a good vibe from the get-go. It's just it shouldn't have taken First American more than a few hours at best to locate a plumber to send them out on an emergency call. I feel like if I had been paying the money upfront and not using a home warranty, I would have had someone at my house within three hours and not three days.
The home warranty kind of took their time, and then there was no more communication with them. Each time I went online on the app to see if there was an update, it still wasn't showing me even who they have assigned. So ultimately, I just finished my communications with the plumber directly and just completed them because I have not heard back from them.
I ended up finally getting a check, but it shouldn't have taken months of me having to be nasty on the phone. It reached the point where I had to be ugly. I was furious. I kept telling them, "Y'all are technically in breach of contract. I read my contract word for word, front to back over and over and over and over again. This shouldn't still be an issue. You should have sent me a check a long time ago. And then I could cook." I was relying on a crock-pot and a microwave to cook for my family. I'm paying for a service month after month. I shouldn't have had to wait more than days. At the end of the day, I'm very appreciative that I have that home warranty. It's just I dreaded dealing with them. It creates an anxiety attack.

I highly recommend getting a home warranty from First American Home Warranty! Eliminate all those horrific surprises that home ownership can bring! I've always taken appliance warranties but find that it is much more affordable to take a whole home warranty! The contractors are very good, claims are handled well (triaged for what is an emergency) and the company has great service personnel who help!

I have a gas stovetop and one of the burners on it went out. AHS had someone come and take a look at it. But there was no way to fix it, so the entire stovetop had to be replaced. They had a specific stovetop they wanted to replace it with and I didn't want that brand. I wanted to get the brand that I currently have, only it was more expensive than First American was willing to pay for. So, they offered the option of sending me a check then I could go out and buy whichever one I wanted, even though it might be more than the money that they provided. That worked out very well. So, I ended up replacing it with the one I wanted, even though it wasn't a complete replacement from First American.
First American's reps have been very responsive and they very quickly get vendors lined up for fixing whatever it is that I have that's wrong. But every once in a while, there's an issue that will come up that the vendor is either slow to respond to my request or to First American's request. But that only happened once in the 10 years that I've been with First American. Also, it would have been great if the replacements were in kind versus the brands or the amount that First American has in mind. But that's been a rarity as well.

I have had to call and spend a total of 2 hours on the phone because the contractor assigned to us was a fraud and a liar. He has not filed a report in 10 days so I can’t even cash out. Customer service just kept telling me to call back and I stay on hold every time. The phone menu is ridiculous and takes way too long to get to a person. I am not a boomer. If I could do it online I wouldn’t waste my time on the damn phone but y’all make me call to get my money.

My experience was wonderful. My new water heater was installed in less than a week and it's working great. I'm very pleased with how fast it took to replace my water heater. The service request was easy to do and the service man called me the same day to set up my appointment.

Around November, our heat didn't work, so we ended up calling First American. I actually forgot that we had an extended warranty on the home, so I called some HVAC companies. The lady said, “Well, you haven't had a warranty?” I said, “Wait, I think I do have a warranty.” So, she said, “Well, if you have a warranty, go ahead and check with them first, make sure, because what we're gonna charge, it's gonna be really high compared to what you would have to pay with the home warranty.” So, on that day, I set the account up with First American Home Warranty and I put in a claim for someone to come and look at the heater.
When I did the claim, I got a notification for me to go into the app and I was texted who was gonna be coming to the home. I had to confirm with them what time they would be showing up. So, I knew what company was gonna be coming. I knew the person. They sent me a photo of the person who would be arriving, and they said they would be contacting me 30 minutes before their arrival.
For the most part, I've had really good interactions with First American's contractor. I had one experience where I kinda felt like the contractor was trying to get over on me. Other than that one experience, I've had really good experiences. Everybody has been really polite and nice. They came in and did what they were supposed to do, and I just had to pay the fee that goes along with it. I would tell others that they need to get First American because being a homeowner is difficult and they wanna be prepared for the worst.

When submitting a claim to First American, everything's done online. So, I don't have any contact with anybody on that, but I get a text telling me who's been assigned to the repairs. Then, if I don't hear from somebody within 24 hours, I could give them a call. They provide the phone number. Everything's been great with the techs. They are here when they say they're gonna be here. They let me know exactly what needs to happen, and in all the times that I've had someone out here, I've needed parts, so they tell me what the timeout is and then I always get a call when the parts are in, to schedule, usually for the next day or so.

Updated on 10/26/2022: FAHW RESPONSE: "According to our records, you placed a claim on October 5, 2022, for your air conditioning unit not working properly and we dispatched independent contractor, AD Mechanical Inc. who reported the blower motor wheel is falling apart and recommended replacing the blower wheel. You had your own contractor complete repairs and requesting reimbursement. Per your home warranty contract, First American will not reimburse for services performed without prior approval.
You can refer to your home warranty contract Important section, which states: “First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.” On October 26, 2022, a cash payment in lieu of the blower wheel replacement was processed in the amount of $265.93, based on the recommended repairs reported by AD Mechanical Inc. First American considers this claim closed."
My RESPONSE 10/26: First American sent an inexperienced and, as it happens, uninsured (contractor doesn't have workers comp insurance per CA contractor's license issued 9/18/2021) to my home. Further, the contractor tried to sneak out of the house with parts to my HVAC system 1) without asking for my permission and 2) against all norms ANY contractor. Funny how I could call another contractor and they were able to diagnose on site and First American's UNINSURED contractor had to "take it to his shop to diagnose." Screams INEXPERIENCE to me.
Now, they want to give me more than double what they offered. Why? What changed? I asked for parts to be covered (specifically, $1140 for OEM blower motor and $590 for OEM blower wheel). You guys want to replace these parts with non-OEM parts with an inexperienced and uninsured contractor? Did I mention that your contractor also nearly broke the entire furnace housing? Yeah, that's what the $1306 in labor was for, because MY CONTRACTOR had to customize and fix the mounting of the blower unit due to his damage. First American is a company to be very wary of and I would NEVER do business with them again.
Original Review: My first run-in with these guys came with my pool. The pump went out and it took two weeks to get it working again. Unacceptable. The second one involved my HVAC system on the house. The compressor quit working and I knew the issue: it was a bad capacitor. The company they referred me to never called and never answered the phone. HVAC isn’t working and it’s 100 degrees outside. Finally, I called another service provider and who came out same day and fixed it same day. Cost me $950. I did not try to get reimbursed.
The third and last straw was again with my HVAC. This time it was the blower motor housing and fan. The fan blades had separated from the fan, damaged the housing as well as bending the motor spindle. I filed a service request and someone came out same day. Problem was, the tech attempted to take my entire housing out of the house saying “I need to take it to the shop to find out what is wrong with it.” Big red flags. I refused to let him leave with the unit. In discussions, tech said he would “order the fan only” even though it was obvious that the entire housing was damaged. He said it would take 5-7 business days to get the part and schedule to come out.
I called the techs from the last fix. They came out that afternoon, saw what was damaged, replaced the entire housing with OEM parts the next day. When I went to First American Home Warranty, they refused to pay for the fix ($1900 in parts and $1100 in labor and delivery charges) even though I only asked for the parts to be paid for. I thought I was being reasonable. No. Their response was $105 to replace the fan. Do not use this company unless you want to be cheated. Shoddy repairs to any system of your house is not good, and these guys will NOT reimburse you for anything. Currently looking into arbitration and possibly a class action lawsuit.

First American's claims process is not really difficult. There have been some bumps in the road about people not being available at a certain time, but this last time, they did allow me to go out and find my own contractor because they could not find one in the area in the time frame and they're reimbursing me for the payment of that claim. Overall, I've never really had any issues with the techs. They've been very helpful. On the latest issue we had with the drain being clogged, the guy said that he couldn't do it. I had already told him what was needed for that drain, but I guess they have to go through the chain of command. He was also suggesting that we run a camera through the drain to see if there are any problems because he said it shouldn't be backing up the way that it is so often. So, they're very helpful in that way.

I’ve had my ups and downs with First American Home Warranty. Sometimes, I submit my claims online. But most of the time, I'll call in to do them because I feel I get better service when I call in. Sometimes, I get good service. Sometimes, I don't. Some of the contractors put their name out there to drum up some business. But they really don't want to deal with the home warranty company because they don't get paid that much. On Saturday, I called because my heat was out. First American they sent the wrong contractor because the contractor that came out doesn’t deal with oil burners. They had to reassign it to somebody. The new person isn't going to be able to come out until Saturday. She had the nerve to tell me, “It's not that cold.” First American was saying there wasn't anybody else that could come out in the area.

We’ve had First American for quite some time, and everything’s going well. They’re responsive if there’s any concern. I like them. But the last contractor I had that was a plumber was not very good. He wasn't very personable. But otherwise, the problem was fixed and everything was fine.

The companies that takes these jobs they use the word modify so items aren’t covered, that’s crazy. Those pipes weren’t $550. I was very dissatisfied with this whole ordeal. But you guys did a pay out. So my out of pocket monies was the $86 deductible plus another $79 after the $500 pay out you gave us. Thank you. Mona

Terrible service, as soon as I had an issue with my water heater I called, they set me up with a local plumber and told me he would contact me, nobody ever did. I called myself and some child answered and left a message. Still no water so I had to call my own plumber who proceeded to fix multiple issues including several safety code issues. After the work was done I contacted First American and sent them the receipt for the work completed, they refused to pay because it was not done by the person they wanted.. even though it was work that should have been covered.
They wanted me to keep calling and begging for someone else to come out.. and I got ZERO help.. paid out of pocket myself.. and nothing.. great coverage eh? All I got was a letter saying they would refund my 85.00 fee. If they are going to require that their people are the only ones that can do the work they need to get people that will SHOW UP! I can't wait for days with no water!

They've corrected whatever needed to be fixed whenever I called in for a claim. But the contractor that went out this last time left a mess. But they did a good job as far as fixing my refrigerator and my freezer. Then they wanted to leave the part in the house and I said, “I don't want those parts here.” So they took them with them. I made sure that I told First American I didn't want to use that company if I ever have any more issues with the refrigerator and the freezer.

I had a claim for a ceiling fan and the technician was awesome. I put the order in right before I left on vacation. Then the technician called me while I was on vacation. He told me that he was holding it open, and soon as I got home to give him a call. I did that and they were out the next day. They had it done that day and there was no problem. The only trouble I've had was with the contractor that First American sent out for my garage door. He didn't have tools with him and then he said that the part wasn't covered under the warranty. So I called First American and they said it was not covered. Also, he didn't have the part. So it took three days, and we couldn't get our garage door open. But then it got fixed. I just wrote the contractor's name down and put it in my file, and First American will not send those people back out.

Things have broken and then they've been fixed through First American. We had a problem with the refrigerator and then with the oven. The contractors don't always show up when they say they're going to or within the window, but in the end, things have been fixed. So, it's been okay.

Filing a claim is through an automated system. When you get somebody to speak to, you can barely understand what they're saying. Their call center could be better. The scheduling is horrible, but the technicians are always pretty good. But when I had a claim, I was a bit unhappy with the quality of work. The contractor finally got it right on their fifth try.

This company is garbage, and I am on the brink of suing for breach of contract. Speaking to anyone is difficult, and if you finally end up talking to someone (after a 30 minute hold), there is a 33% (yes, mathematically 33%) chance you will be dumped back into the queue by the person who answered, only to wait another 30 minutes, minimum.
My 17-year-old water heater died. It took a week for the contractor to get to my home. Ok, fine. Then, it took another week for FAHW to order a replacement. Fine. Then, another 3 or so days for it to arrive. I get it. Then, the contractor sat on it for over a week, and he can now not be reached by either me or FAHW! Now, they say the whole process would have to be restarted with a new contractor! I've been over 3 weeks without a water heater, and the only reason it's been cut off at that long is I finally broke down and did it myself. There has been very little effort, much less any urgency, on their side to rectify this at all.
I finally bought one today and put it in myself, and I will be demanding a cash out tomorrow (mind you, I still need a new contractor to come fix what was left in disarray by the previous one). So, thank you, FAHW, for allowing me to pay you for replacing my water heater myself. Unless you simply cannot afford the cost to replace something you are certain is going to fail, stay far away from this company.

First American is fine. They've done good by me so far. They've replaced the stove that was bad. They helped me with my water heater problem and getting that replaced when it died. As of late, they had someone come out and repair my dryer. But I was having a problem before. They had Sears as the contractor and they were worthless. They came out to fix my air conditioner and did nothing. It was like talking to a wall. I had to tell the tech what was wrong with the air conditioner and I know nothing. The only way I knew was because my daughter-in-law had the same problem and she was told what it was and they fixed it immediately. This Sears guy knew nothing.
The second time he came out, he said, “I can't find what's wrong with it. Just shut the air conditioning off and leave it off for a day, and then turn it back on. And it should work fine. It'll reset itself.” I live in Florida. It was summertime. I told him what the issue was with my daughter-in-law. He went out and checked it. He said, “Well, yeah, it does look like this piece needs to be replaced.” So when he replaced it, it worked. But I shouldn't have had to tell him. He should have found out the issue himself. When I called in for the air conditioner this year, I hoped that First American wasn't gonna send Sears. They sent a local company and the tech knew what the problem was and fixed it in one day. So I'm glad they're no longer sending Sears. Also, if they would lower their service charge a little bit, it would be better.

I have been trying for over a week to have a tech fix my refrigerator. Unfortunately due to the incorrect paperwork being submitted to the tech, he refused to fix my refrigerator and left. In the next 5 days I made several phone calls to both First American Home Warranty and LG to ask their assistance in getting the tech back to my home. I was assured that someone would come and now two weeks later, no one has come to fix my refrigerator. I called again and was told it was my responsibility to call LG using the phone number on the sticker in my refrigerator and take care of the repair myself. I called LG who now stated that the repair was complete and who argued with me over whether the tech already did the work or not.
Only to find out three people later that the tech was paid for the repair even though no actual work was ever done. I called First American Home Warranty only to find that the Supervisor I thought I was speaking to at LG was the same Supervisor who answered the phone at LG. I was told the complaint that I filed with both companies would be elevated to the presidential level and someone would reach out to me in 24 hours. As usual no one has called and I have no email from the tech, First American Home Mortgage nor LG for anyone to come and service my refrigerator. Unfortunately it looks like I will be buying a new refrigerator to replace the one not working and will not be renewing my contract with First American Home Warranty nor purchasing any LG products in the near future.

I purchased my First American Home Warranty (FAHW,) contract out of loyalty to the First American group of companies. What should have been a pleasant experience, has been nothing but headache. I have two properties under contract with FAHW. Contractors not showing up, incorrect information on the customer portal, constant fight to get information about claims. To be 'somewhat,' fair, the contractors contributed to the difficulties. Poor communication, not showing up or incompetent at their job. I do understand it is difficult to find quality contractors that will work for the requested rate on the service. But that does not help me as a homeowner. When a burner on my stove failed, it took six months and three contractors to fix it. Just to replace the burner. My 'service fee,' was cheaper than the part cost, or I would have replaced it myself.
Today, I am dealing with fallout from a familiar story (from another reviewer). My HVAC 'repair,' would have required a significant out of pocket expense for an old system that needed replacement anyway. And, a contractor that would not provide any information about the repair they were proposing. After several phone calls, I got the impression they made more money off of the 'not covered,' items and went out of their way to make sure there was enough of those parts to make it worth their while. I opted for the payout option and replaced the entire system.
Shopped around, found a local contractor that replaced the entire system at a very good price and did an excellent job! However, I did submit my receipt (as instructed,) to place the new system under the existing contract. I was working directly with an individual at FAHW because the entire process had become untenable. And now they just told me the system is not covered. Where is my receipt? Also telling me I own them money for a service call, that did not happen. And, 'that is why your service requests are being canceled.' I believe these issues will be resolved, but it should not be this difficult. I have spent many, many hours on the phone trying to get answers and resolve simple issues. Untold stress and aggravation for issues that should be easily resolved. The process should not be so contentious.
That said, there have been a couple of services that were taken care of without incident. But the rate is about 50/50 at this point. Two out of four actual services were smooth. There are a couple of requests that were never fulfilled by the original contractor and both of those took months to resolve. Really, six months to replace a burner on a stove? Contractor(s) is 100% at fault for that one, but what pain to deal with. So many phone calls. Three contractors in total. I sincerely hope FAHW did not pay the first two!
Your mileage may vary. I sincerely want to recommend FAHW, but finding it difficult with all of the issues I have had to endure. Have heard the same stories from other home warranty customers, so it is nothing new or unique. Hopefully, with good feedback process and communication can be improved. I have renewed my contract, the benefits outweigh 'some' of the difficulties encountered. But I (you) must fight for your benefit, even though you are entitled to it under the contract. That is not how business should operate.

Regarding your air conditioning (311383250), our records indicate that on February 17, 2022, First American provided you with the option to accept the air handler replacement with non-covered modifications costs or cash payment in lieu of the replacement for $1,144.90. The amount included the air handler, labor to install and any applicable sales tax. The cash payment is based on First American’s negotiated rates with its suppliers and are non-negotiable, which may be less than retail as indicated in your warranty contract, Limits of Liability Number Fourteen, which states:
“Contract holder and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company’s negotiated rates with its suppliers, which may be less than retail.”
On February 17, 2022, you accepted the cash payment option.

Now this company will not remove my card from the account, because I no longer own the contract. This company is allowing fraudulent charges even though I am reporting them directly to them.

My friend's daughter referred First American to me. She said the company was good. I signed up and I paid the whole year for my plan. After that, I could not contact the sales guy anymore to ask questions. His phone is directly going to voicemail. I left a message and he never called me back. It's terrible. After the referral, there is supposed to be a $25 reward for Amazon. I called about that and was told it would take 90 days to get the reward thing. That already passed and when I called back again, the guy said I had to go to a website. I thought they automatically sent it to the person who made the referral. I was really upset about all this.
When my washing machine made a funny noise, I filed a claim. The service company Home Appliance Solution responded very fast. They called me the next day or the same day, and they schedule the service. Somebody came to look at the washing machine. He then ordered parts for me. The request was on June the 21st and they were done by July the 5th. It was very good. I really liked whoever owns the place. But with my second claim, I had a little problem. A tech came by yesterday, did something for me, and finished half of something. He will be coming back next week to finish the work. That aside, First American is good.

In a one word, this company is a nightmare. When you decide cancel the policy, they show the real customer "love" to you. Never disclose all the terms about cancellation when you purchase the policy. I have reported my complaint to BBB. Here is the link for review **. I am still fighting to get my refund. BEWARE and ask for all the details about cancellation policy before buying the policy. Some of the companies they contract with are third class and don't speak English like Axis Appliances in San Diego, CA. Each support person from this company give you different answers when you call. It was a headache for me instead of peace of mind.
First American’s records indicate the consumer placed a claim on May 31, 2022, for their refrigerator and clothes dryer not functioning properly. First American dispatched independent contractor, Axis Appliance Repair Incorporated (Axis Appliance Repair), to diagnose the failure of both units. Axis Appliance was unable to diagnose a failure with either the refrigerator or clothes dryer.
On June 4, 2022, the consumer requested First American cancel their home warranty contract as the technician from Axis Appliance Repair was unable to repair the units. The consumer has also informed First American that they were able to complete the repairs themselves. As a gesture of goodwill, First American refunded the service call fee of $85.00 to the consumer on June 7, 2022.
On June 29, 2022, the consumer cancelled their home warranty contract. The consumer may review the following breakdown of the reimbursement amount provided to them:

As such, First American considers the matter closed.

First American is doing a good job. The customer support has been really good. The thing that sometimes can be tricky is that it's kind of a lottery poll as far as who is going to be the one that contacts you to come out and do the service. It would be nice to see if they would allow you to request someone specific, like if they could provide a list of the companies that they have available and you could choose someone if you've done business with them or you know that they're reputable as opposed to some random because they were next in the queue.

In June I put in a claim for duct repairs but they had no contractor to do the work. I had to find someone. Went back and forth with 1st American to ensure the invoice would be paid. Worked with someone in the Claims Advocate. Absolutely worst experience ever. Non-responsive, ignored requests for updates, and now I am unable to confirm whether they have received the invoice and processed it for payment. At this moment, I'm stuck with a $600 bill! I absolutely detest this company and their lack of customer service. Worst experience ever.

First American has been good. I have to get my own repairman but First American always refunds me whatever I have to pay out. I called them recently for a claim. Then I called a repairman here in town. They came and got it over with. I sent in the bill and First American sent me a check. The only problem I had was getting anybody to answer the phone.

You can not trust this company or their contractors for anything HVAC related. We have gone 30+ days with no AC and we’re given the choice of $2000 out of pocket repair or $340 cash out for replacement. They said they will only cover the part in the labor. Everything else needed for the repair including foam path, straps, and screws to hold it in place are being charged at exorbitant rates by the contractor and are listed as modifications instead of a normal part of the repair. To make matters worse, I spoke to 4 people on the phone and communicated through messenger and email that I was canceling my contract due to an ongoing claim. My contract ended yesterday and today I have a pending charge and the system shows the contract as renewed.
I called in to have one person tell me I can’t talk to cancellations until Monday and then a supervisor processed my cancellation but said it will take 10 business days to cancel and 3-5 business days for the money to be refunded. I can’t believe how much worse this situation gets by the day. They change the terms of the contract online and I had clauses that are not in the written contract I was given and then try to not pay based on those.

I used to be with another home warranty company and First American Home Warranty is a lot better than them. As soon as I get a claim in, First American contacts me. If I make a call, they look it up right away and help me. A lot of my issues that I called First American about were fixed with no issues. They're fast. I dealt with two companies so far and they're good. There was one that was out of state. First American was trying getting ahold of them but they weren't calling me back and it took a while. That was a little bit of a hassle but in the end that company finally came down and fixed one of our appliances.

I had my locks rekeyed. I also had leaks in my sinks in the bathroom. The techs that came out for the leak were fine. It was two of them. One of them did most of the work and the other one was a helper. He got under there. He didn't have to change out anything. He said he just needed to tighten some bolts on each one of them. It's not leaking at the moment. He was fast.

It has been frustrating to deal with my plumbing issue. FA sent out T&N Plumbing for my toilet issue. They came out and said it was the flapper, I needed a customer flapper and they would order it. I never got a call back. I call T&N and they come back out replace a flapper and leave. The toilet is still running. I call again, come back out and leave. I call for third time he comes back out and says it's a part he will order it. And today I'm told he said to the service dept it's working fine. On my drainage issue. They said tree roots but what plumber doesn't clem look at the drainage issue in the house?
FA denied my claim. I spoke to one gal who was gonna get the complaint to management and call me back. No call. Did not hear that the tech didn't do his job properly. Told me I needed to get a second opinion, which I had to find and pay for and unreimbursable, and then they would send another tech out. What is the point in me paying for a home warranty service when I can't get service and they only go by what a poorly run plumbing company (1.5 stars on Google and Yelp) says?

I have been with First American for over five years. I had a couple of dealings with First American and they've been pretty good. But our last three claims have been different. I drive trucks cross country and I am never home. So, when I am home, I try to take care of things. At the beginning of June, I place three service requests. The AC units, the Hot tub and refrigerator.
The technician came out and checked (no service performed) the two AC units, but now my downstairs is colder than my upstairs. The technician came out to repair the Hot tub and needed to order a part, as of today and speaking with First American customer service they cannot locate the status or even know what the purchasing department is doing to procure the item. Quick update, I was just informed that the part is no longer available, and First American does not pay for upgrades.
The technician came out to repair my handle on the refrigerator door and the ice dispenser on my refrigerator. He needed to order a new handle for the refrigerator door and needed to order a part for my refrigerator control panel. Another technician came out several weeks later and only had a control panel for the refrigerator. After several attempts he could not take off the old control panel. He dented and scratched my original control panel and left several scratches on my stainless-steel refrigerator.
Several calls were made to First American to complain about the damage and the status of the door handle for the refrigerator. Several different customer service agents gave different and varying responses. A primary point of contact has been assigned and has provided zero assistance. I continue to call First American several times a week trying to resolve this issue that has been going on for over 90 days. I average 5 hours a week on the phone with Customer Service. Correction that’s six hours, every single customer service rep has to review the account, service requests and the notes.
First American would like to sincerely apologize for any inconvenience you may have experienced during the handling of this claim and thank you for bringing this issue to our attention. We are always looking for ways to better our service and your feedback is an invaluable part of the process. Our records show you placed a claim for a refrigerator not working properly. Accord Appliance Services reported that the failure to the refrigerator not to be normal wear and tear so the claim was initially denied, but First American sent out Joe Appliance Repair, but they could not complete the job and currently Premier Appliance Service has been assigned to the job and has an appointment for service on September 8, 2022. First American considers this claim to be pending. You also placed a claim for a spa not heating. Flawless Pool Service reported that the control panel shorted out and needed to be replaced. First American is working with Flawless Pool Service to find a proper control panel replacement and the necessary software to complete the job. First American considers this claim to be pending.

First American saves you money. I had tree roots in my sewer drain and they covered that one. This time, my dryer was broken and I had additional policy for appliances and it covered. I pay a deductible and they pay the rest of the repair. The Sears gentleman that came out was very good. He was very nice, polite, efficient and quick. He said, "I'll be at your house in such and such a time," and he was there a few minutes before he said he'd be there. He was in and out in 30 minutes.

I purchased the Premier plan through First American Home Warranty (FAHW) which included hose bibbs/outdoor faucets. It has taken four calls and now waiting for a call back to even see if they will fix a covered item (hose bibbs) with my current plan. The contractor that came out automatically told me they were not covered with my home warranty plan which is false as it is in writing on the Premier contract that hose bibbs are covered. Then he immediately quoted me $350 a bibb ($700 total) to be replaced and brought me out to his truck to show what they called a frost free faucet (later found out this is an upgraded faucet) they would install same day. I declined the offer and called back to FAHW after 48 hours to see if they would cover the cost or had other options to get the hose bibbs fixed. The contractor had not submitted the report to FAHW so I held the line while the customer service agent called them.
The customer service agent came back online and said the contractor said there were no leaks and that the bibbs were just lose. Then the customer service agent told me they do not cover that. First off the contractor they sent out was pushy and immediately jumped to charging me to replace the hose bibbs with an upgraded bibb. Not what I wanted. I just want them fixed. Additionally, I can clearly see water running out of the top of the vale when one of the bibbs is turned on. Not sure why this is not considered a leak when water should only be coming out of the bottom when the bibb is on. I'm not a plumber so if this is not considered a leak I would then assume the valve is faulty with water spurting out of the top and need to be replaced/fixed either way. So it appears they have a dishonest contractor utilizing FAHW as way to target new customers and up sale items they don't need or necessarily want.
I reviewed this contractor and found numerous complaints regarding this vary same situation with other home warranty companies as well. FAHW has been slow to address my concerns and have not offered any resolution to this point from something that is covered in the contract and should have been routine. The customer service agent telling me this is not covered is suspicious as the contract clearly states the following, "Plumbing: Faucets (replaced with chrome builder’s standard), shower head and shower arm, hose bibbs, toilets (replaced with like quality up to $600 per occurrence)." So why can't I get the hose bibbs that are not operating properly and have come loose from the house fixed and/or replaced? They have just took this contractor's word and I feel falsely represented to what is or is not covered regarding hose bibbs.
Here is where I feel FAHW is utilizing their discretion improperly to determine what they will fix or not. If something is not covered the contract should declare up front like they do with some of the other systems they cover e.g. heating and air conditioning. This is my first claim with the company and something I felt would be routine but has turned into a nightmare. The off-shore call centers are of no help and basically leave you feeling more confused and frustrated on where to go to get an explanation as they don't know either or not properly trained. This incident has clearly shown that FAHW has fallen into the typical home warranty company in wanting you to sign up but not hold true on their end of the contract when repairs are warranted. Once this situation is resolved and/or explained clearly to why this item is not covered I may be looking for a new home warranty company.

First American dispatched Discount Contractors, LLC who reported that the hose bibs were not leaking but were loose due to missing strapping. This resulted in a denial due to failures caused by missing parts not being covered under the home warranty contract, please refer to the Limits of Liability Section Two. You submitted pictures of the leaking hose bibbs to dispute this diagnosis. First American has assigned Budget Plumbing & Drain Cleaning to service a second opinion work order. At this time First American is awaiting Budget Plumbing & Drain Cleaning to schedule an appointment with you to diagnose the leaking hose bibb. First American considers this claim to be pending.

I don’t understand why you get service people from other cities, but they have all done an excellent job. It does not take long for AHW to schedule an appointment and the service company calls very soon to set up the appointment.

I had an excellent experience with First American. When I submit a claim, the techs call me within two days and get out to my house within a week. Having the warranty only cost me $80 for a repair.

First American is great. What I'm not happy with is the provider they pick to service my appliances. It's not the service people, it's the front office. I find them a lot of times nonresponsive. They tell me, "When the part comes in, we'll give you a call." But no. If I don't call them, they're not calling me. I had to go through this several times to finally find out that all the parts come in on a Friday. When I call, they never address me by name. I don't get their office staff. They don't sound very professional. Except for the very last experience I had. I don't know if she was new to the company, but she was helpful and polite. She was very different than what I have been dealing with. I had somebody out here for the dishwasher. It was five times until it was finally fixed. They couldn't agree on what was wrong with it. They would come back and fix different things. I've had First American for a few years and what I paid in premiums, I could have bought another appliance.

Every time First American sends somebody out here, they find something wrong. Then they have to deal with First American and they always deny it. I ended up going and hiring somebody and paying for it myself, which was exactly what happened this last time and the time before it. It's almost getting to the point where I'm only using them for a service that they don't cover. I've been talking to my husband. I don't even know if we're gonna stay with First American.
I wanted somebody to come in and Roto-Rooter it out. They came in and said, “No, there's a leakage under your house. You need to get somebody in there to clean out all this.” Of which they gave us a name and they were asking an outrageous amount. I said, “This is crazy.” Because they didn't crawl into the house. We called our friend who was the one that did all the work on our house. He put a camera down there and went into the house. He said, “This is water. That's all that’s out there is water.” They fixed it in 20 minutes and it was done. Recently, First American sent somebody out. They said that there were trees in there and they couldn't get through the trees and they couldn't unplug it. They said that they wouldn't cover it because it wasn't their fault, there was a tree. I then called another plumber. They came out and fixed it. So, it's done.
Our refrigerator broke once. I had to call corporate to get them to handle it. They put in not the same refrigerator I had. They wouldn't cover it. They replaced it with a much smaller refrigerator, so it’s dwarfed in the spot that I have it in. Our ovens broke too. They replaced it with a sub oven, not as nice as the one we had. So, we ended up replacing it ourselves at our own cost. The only thing I was using them for was whenever the toilet got clogged up.

CSA Plumbing & Rooter reported clearing the mainline stoppage, noting you may have roots in the mainline and completed repairs on July 20, 2022.
On July 26, 2022, you reported the stoppage had returned. We re-dispatched CSA Plumbing & Rooter who reported roots in the mainline, resulting in a denial. You can refer to your home warranty contract under, Plumbing Stoppages Not Covered section, which states:
“NOT COVERED: STOPPAGES CAUSED BY FOREIGN OBJECTS, ROOTS, COLLAPSED OR BROKEN LINES OUTSIDE THE FOUNDATION, ACCESS TO DRAIN OR SEWER LINES FROM ROOF VENT AND COSTS TO LOCATE, ACCESS OR INSTALL A GROUND LEVEL CLEANOUT.”
First American considers this claim closed.

I've been very happy with First American. I've done a couple of claims recently. One was okay. But the other one almost made me wish I had never even did a claim. I never spoke to anybody. It was all done by text messages. It said, "Click here." Took me to a page and then it said, "Pick three of these dates and times." I would click on two or three from a list. I got another text which said, "None of those dates or times works. Try these ones." It was horrible. But once they came, it was good.

My AC went out on June 1st and I filed a claim. The assigned contractor couldn’t make it out until following week. It’s summer in Florida understand. It took until June 27th for FAHW to make their decision on what they would cover, after many calls to customer service saying they needed contractor to provide additional information. That was a frustrating cycle waiting a month just to figure out what they were going to do, but accepted because I needed my AC fixed.
I was then informed equipment is ordered and after a few calls waiting on hold for 30 min or more find out equipment will be in a week. When the date came told they sent it to the wrong depot and I have to wait another week to get it to the right depot near me. Another week goes by and I’m told they closed the depot they originally sent it to (the wrong one) and they canceled the order. I’m told they needed to reorder and then told it would be another week and half to reprocess order.
Now we are 2 months after AC failure and they tell me they have to start all over again because the incompetent person used the same PO to reorder and it’s attached to a closed depot. So after a month from when order was placed, starting all over again. There were many times I left messages, talked to supervisors that said, "We will call you back." After more than 2 months, I had the first person call me back today only to tell me they have no idea how much longer I have to wait.
This company has no customer service, and when you attempt to connect to management they send you to voice mail and won’t call back. No one owns up when they make mistakes, completely understand mistakes happen, but do something to fix them not start what appears to be a month long process all over again. An apology would sure go a long way in keeping my cool in a hot house.

Their pricing was affordable and the deductibles were also within reason. I was satisfied with their service. The work that I have done, was done within a reasonable time. I had my hot water tank went out. It's 62 gallons. First American informed me that they would cover the unit, the new unit, and then dispose of the old unit, but I would have to be responsible for paying for the hot and cold water. They had to reroute the lines and they called me to explain what was needed, what I needed to do, what I would be responsible for and what they would be responsible for. I really appreciated receiving the phone call because it was $595 out of pocket. However, my only issue was not being able to get service over the weekend.

Problem. When it takes two plus days just to have the opportunity to get an appointment when you lose your ac under triple digit weather. Add in health issues. If the vendor can’t supply the service in a reasonable time the warranty company should select one that can.

I have had my home warranty & AC coverage for years & was NEVER told that you had to purchase an additional package that covers permits & other things. $4000 later I'm given a bill for everything that is NOT covered. On top of that they sent the same company out that tried to fix my AC last year with the same problem & he falls thru my ceiling & did a crappy patch job! It's just a horrible HOME Warranty company!!!! Will be looking for another one!

First American's rates were pretty good for the coverage I got. It helped with major catastrophic insurance. When I made a claim, my parents helped me and there was a lot of paperwork to be done.

I wish that I would have taken the money instead of the "replacement" for my dishwasher. I DID NOT equal "replacement" - The replacement is of MUCH LESSER QUALITY - It is NOT what I was expecting. It took (3) trips from the delivery Co.

When an electrical circuit in the house went out unexpectedly and I couldn't find the solution, I submitted a service request online and was contacted promptly by both FAHW and the electrician's company to schedule the appointment. The technician was professional and polite.
