    We all know that delays occur, but what I was surprised to find out is that First American doesn't seem to have a policy on how long a customer is expected to wait. They are also a little behind in their communication as I just received a letter from First American telling me that the part for my dishwasher has been delayed. They know it has already been 30 days, but they are asking me to wait another 30 days. Asking, that's cute. They're telling me I have to wait 60 days to get my appliance fixed. Interestingly enough, my part had already arrived and my dishwasher is fixed. That part is good and their service representative, KC Appliance is fantastic. But their outdated letter told me I was expected to wait at least 60 days for an appliance repair. What if it had been my refrigerator or freezer? Does anybody else find that unacceptable?

    I have been with FAHW for over 15 years, for all 4 of my homes, which one was a rental. They have been a godsend for all the repairs that I have needed through the years. Although some of the Vendors were not topnotch, FAHW just reassigned me to another vendor and they have honored every service claim I have requested (AC, electrical, plumbing, fans, ducts, water heater, washer/dryer, toilets, sink disposal, refrigerators etc.). I have heard horror stories from my neighbors and acquaintances that had other Home warranty companies refusing to cover repairs, leaving the homeowner to cover the expenses.

    I always recommend FAHW to anyone and everyone I come across. I do warn them before they proceed to go with another company. Eventually they all come back later and complain how they got the short end of the stick. I never say those words to people, because I have been there. "I told you so." Thank you FAHW for always taking care of my family and my homes!

    We have been pleased up to this point with our warranty. But now with the dishwasher replacement needed it has been nothing but an inconvenient process. We are finally getting somewhere after we had to make a call to our local rep for FAHW. However, we were under the impression that the 2nd tech for the 2nd opinion would be sufficient enough to start the replacement process and now we find out it is not. So we have to wait another 5 days just for the followup but still no working dishwasher.

    I went with First American because they have a multifamily division. It's easy submitting a claim with them. The real problem I have had is them using Sears. Sears is the worst people I've ever dealt with. They're disorganized and slow. I've been in disputes with them for the last five years. I realize Sears is a huge company, and they probably work out deals with First American. But if a lot of people are dissatisfied with them as much as I am, First American might want to take another look at them. First American could also work on getting more contractors. Another thing is sometimes, the people you're talking with don't have prior information as to what's been taking place on a transaction. Other than those, most of the time, the experience is very good. I'm very happy with First American.

    I've had one of First American's warranties before on my ranch and I liked the service that I got. I am very familiar with their rep that's why I went with them again this time. I felt comfortable doing it. I've submitted two claims, so far, and they were both very easy. The website’s very helpful and easy to understand. It's very well put together too. One of the contractors they sent was iffy but they sent someone else out to re-do what the first contractor did. The second contractor did an excellent job and was a lot more communicative. The other contractor who came out and looked at our oven was excellent in every way.

    I've had First American for years and years, and they have been very good until recently. When our air conditioning and heating went out, it took us three months during the summer to get a new unit. We're older and we had to live in this hellhole for three months before we could get our air conditioning and heater set up with the companies that First American uses. That was ridiculous.

    Recently, the electricity went out in my house. First American gave us an electrical company and we called them but they said they couldn't get out for three days. I called First American back and told them that wasn't acceptable. I also told them my refrigerator wasn't working, and I was gonna lose everything in it. They said that I could call that same company, and they would come the next day. I called the company again but they said, "No, we don't have any openings till Thursday." There wasn't a communication established between the companies so that we could get an earlier appointment. I just called another company and had to pay $225. My fee to First American would have been $75 so I spent more than I would have had to pay.

    They say in their policy that if you have a refrigerator and it goes out, then they will replace that refrigerator with what you have. We had a cabinet refrigerator that went out but they wouldn't replace it with a cabinet refrigerator because they said that was too expensive. All they did was give us $1,000 to put towards a new refrigerator. The other thing that I don't like is that all of their people that you talk to are in another country and they can't really relate to us.

    With First American Home Warranty, it's been easier to budget unexpected expenses because of owning a home. They’ve been good about repairing things. They’re pretty timely. If they’re not able to repair something as far as within a timeframe that I was quoted, a rep will usually call me back. So, I don’t have a problem with them. They have repaired our furnace, water heater, evaporator coil, some general plumbing, two garage door openers, microwave and garbage disposal. It’s pretty handy. I had an issue with the furnace contractor but other than that, the contractors have all been really nice. I’d recommend First American.

    We love First American and have told people about them. They're probably the best thing we've ever done. We have had them now for about 19 years and I'm so glad we never let it lapse. We've had to call them multiple times for plumbing issues. We had to have our furnace and hot water tank replaced. Right now we're going through a plumbing issue that we're being helped with. First American is easy to work with. They have always been there if we had any questions.

    The only thing I wish that they would do is try harder to find local companies to do the work because a lot of times they're getting people that are 50 miles away. They have to travel 45 minutest or an hour which takes a lot of time for them and us. It makes it harder to schedule things ‘cause they're not local most of the times. There had been one time that I had an issue but it wasn't with First American. It was the person who was supposed to be doing the work. We had to go back and forth with them five or six times to finally get them to come to our house three hours late.

    I filed a claim with First American and it was very easy to navigate the system. I like the ease of being able to do it online. If something happens in the middle of the night, you don’t have to wait until the next day. You can go online and do it there and then. The repairman they sent out explained everything he did and why he didn't do something else. He let me know what was going on. However, he had to wait for the supplies to come in to fix the issue.

    The claims process can be a little frustrating. The initial claim filed is digital now, so I don't actually speak to a person, but it works pretty well. Then First American would send a text and email to show that the claim has been started and give contact information for local businesses. The problem I've had is that the local businesses have not always been very good to work with. There've been a couple of times where I've had to cancel the claim and pay out-of-pocket because I couldn't get responses from the local businesses. I wish First American would have more local contacts that have stronger business work ethic. Other than that, when I call and follow up with them, usually, it's been a good resolution.

    I am now in my 4th month to get my refrigerator repaired. First American keeps wanting to send the same contractor to my house that has No Called No Showed 4 times. I have repeatedly asked for a different contractor. I have also asked for a manager to call me about this issue. Two months later still no call. I cannot in good mind tell anyone to use them.

At this time, our records indicate that on October 19, 2021, First American provided you with the option to allow Sears to repair the refrigerator on Friday October 22, 2021 between 8-5pm or cash payment in lieu of the repair for $300.39. The amount includes the compressor, drier and any applicable sales tax. The cash payment is based on First American’s negotiated rates with its suppliers and is non-negotiable, which may be less than retail as indicated in your warranty contract, Limits of Liability Number Fourteen, which states:

    “Contract holder and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company’s negotiated rates with its suppliers, which may be less than retail.”

    On October 19, 2021, you accepted cash payment in lieu of the repair. Please allow 7-10 business days to receive the check.
    Please be advised, as gesture of good will, First American refunded you the service call fee of 75.00.

    First American considers this claim closed.

    I purchased this First American Home Warranty for my new Home. Toilet: Ideal Plumbing came out and replaced the wax ring on the toilet on August 2 2021, as it was leaking. It has the same issue on October 10, 2021. Since it is past the 30 days. They created a new claim. Their work only last 30 days. SPA Motor: Sent out a contractor that said it was a maintenance issue. However, the spa has been professionally maintained since the inspection and it was not a maintenance issue. FAHW is charging me the deductible for the incompetent contractor. As I hired my pool guy to fix the motor and now it works good. He said it was not maintenance issue. That the motor burned out. They said they would waive the deductible but it has been over four months and it is still on the account that I owe it. STAY AWAY FROM THIS COMPANY - THEY DO NOT HIRE COMPETENT CONTRACTORS.

    My refrigerator quit freezing and the refrigerated part wasn't working. First American sent a person out to check it and the person told them that it was no good. And the Freon was leaking, so they had to replace it. But getting the replacement was a headache at first, because I live in a condo and I live upstairs. The claim adjuster went to her boss and purchased a brand new refrigerator because we have the warranty to purchase a brand new refrigerator from Lowe's. And Lowe's came here, but they said the refrigerator was too big to bring up my stairs. They didn't want to do the work of taking the one here that we had out and bringing the one that she purchased. They did it twice, so they gave the money back to the First American Home Warranty.

    Then, she went to Home Depot and tried again trying to find one. She told me that I could go and look myself, and if I found one, what they'd pay for the first one with Lowe's when delivered, they would give me the money and I could put that towards wherever I purchase one at. So I purchased one at Home Depot and Home Depot came out, took the old one out, which is almost the same size as the one that I had in here that went out. But it's a different brand. The one I had was a Maytag and this new one was a Whirlpool, but made through Maytag.

    Now, Maytag is in another state in Kentucky, so we waited and waited. And it was a problem with getting it because they're in a bankruptcy and they combined with some other company now. So the adjuster said that she was going to close my account and they'd send the check for what they paid Lowe's for the refrigerator. It was 1,500 and some dollars, and she did send the check. So I went to Home Depot and I found one. It was 18 something, so I had to put a little bit more money toward it myself. But I have a brand new refrigerator and it's a Samsung.

    She worked really hard and tried to help me a whole lot because I was without a working refrigerator for over two and a half months, from July 7th to September 28th. All in all, any time I had a problem with anything, First American has done their job. They also got me a brand new AC unit because the AC unit that came with this condo went out. And I had a brand new AC unit put in in no time. I had a water heater replaced as well and I only had to pay $500 towards that. I will not leave First American for no other warranty company. They’re going to try and say that they will lower the rates but I'll stick to the people who I know are working for their clients.

    Updated on 02/08/2022: In September 2021, my main bathroom there was a leak due to a flange. The water was leaking water. The first plumber sent stated they could repair the issue. However, in an effort to repair they needed to chisel the flange out of the concrete and needed to move the pipe to adjust the commode. AFHW found an exclusion that all them not to pay for issue. Or plumber said they could use a turn flange with a wide seal. We have been going back a forth since September. Then October they sent someone that said there's not a leak without turning the water on to the toilet and left. I turn the water off to avoid more water. AFHW went along with the company's diagnosis.

    Now it is February 2022 and they want to send another plumber after stating the case would be closed. It's inconvenient without the main toilet but I feel they honor the Home warranty. The home warranty was to repair/or replace items included without a financial hardship. They thought my delaying the issue I would pay out of pocket that is included.

    Original Review: On 09/28/2021, the base of my commode started leaking so I called First American and schedule a service request. They scheduled a technician to come out which stated the flange needed to be replace. Most of Plumbing have been replaced with PVC pipe except for toilet drainage line. The tech started the flange but it is set in concrete therefore they would either need to dig through the floor or under the house.

    I agreed to digging through the concrete floor because it was less expensive. They presented the diagnosis and cost to First American but they did not to pay the cost to repair. So that it would fit into their exclusion, it was called a modification instead of a repair/ replacement. My home was built in 1969 and that repair areas was wear and tear not modification. First American solution was a cash out $64.00 and was told my part $1920.00. It’s been 2 weeks after I refused the &64.00 cash out and no one else called to resolve the repair issue. I told them until they could make the repairs do not withdraw any payments from my account. Apparently, they did not listen and felt they should receive premium without honoring the Home Warranty.

    Next, I started getting calls about the payment so I called them to tell them to remove my card information. The only way they could remove my card is for me to cancel the warranty. I told them you cannot force a customer keep their card so they automatically charge the card. Already frustrated, I told them to remove card and do whatever they wanted to do with Warranty. After a week, the calls started again so I called and previous representative did not remove the card and plan was still active. Now I did not have a Home Warranty, First American HW did not honor the repairs to be made and no one call me about anymore. First American should make the repairs as the technician advised them was necessary.

At this time, our records indicate that on contractor Vintage Plumbing Services LLC (Vintage Plumbing) has recommended to replace the toilet flange, however in order to do so the drain pipe would need to be cut out and moved forward in order to new flange to fit in the lead pipe. Which is not covered by your warranty contract. Please refer to your warranty contract, Limits of Liability Number Six, which state:

    “Company will pay up to $250 to correct code violations when effecting approved repairs or replacements. Company may, at its option, pay the Contract holder in lieu of performing the work. Company is not responsible for the following: any other corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by existing equipment or installing different equipment except where noted in the Central Air Conditioning section of this Contract.     For the most part, things have went smoothly with First American. When I initially make a claim reported, they make me aware of who the contractor will be and they give me a number in case they don't contact me by the end of business day or next day. But I've had bad experiences with some of the contractors that they referred and the one that really stands out to me is when I had a contractor come out and do my air conditioning. They took my money before the permit was approved and after I made First American aware of that, they told me that it was between me and the contractor. That's bad business for them.

    The agreement was they would run my card from the 10% to get started and the very next day, they ran the card for the balance. I had to contact them to say that the city inspector needed to come out and approve the work they've done and that wasn't the arrangement we made. In the end, it was sour and First American didn't really give me a hand and none of that on communicating with the contractor regarding why did they handle it that way if the contract was drawn up that way. If I’d have went out and found my own contractor and involved First American, then I would understand. But this was someone they referred to me.

    Aside from that, the lady from First American that I was on the phone with asked me if I would pay once they do what I asked and I told her no. In the end, they never contacted the city inspector. They called me and told me I needed to do something. I told them that they were contracted to do the work and that I’m not an AC person. They told me that they would contact the contractor and said that they were going to contact the City of Rialto where I live at. When the guy comes out there, they said they were going to explain to him that they didn't perform the work that was on the permit.

    But their technician was the one who brought the inspector in the house to look at the furnace and they needed to get together. I told them that when I see an approved permit for the work that was on my house, then I’d pay. After that, they quit talking to me. All in all, I'd tell friend and family to be careful in dealing with First American and not to cross their i's and their t's with them. The representative that I spoke to was inexperienced or unprofessional. I wouldn't rate First American as a bad company though and I would still recommend them.

    First American Home Warranty (FAHW) refuses to honor the "Premier" coverage we purchased for our HVAC. We have called multiple times ( 09/29/2021@ 1141 AM and 10/08/2021 @ 1050 AM and 10/08/021 @1130AM) to obtain a resolution. We were denied the opportunity to speak to a supervisor, we were also told that we could not speak to the legal department and that there is no address to serve legal papers at.

    Although the estimate to repair is $4,000.00 the "Cash out" offer is only $417.00 and therefore unacceptable. The HVAC went out in September and the 93 year old man and 87 year old woman living in the house have suffered in heat as FAHW dragged their feet on repairs and denied access to any process to escalate the problems with the HVAC and the process to resolve disputes.

    First American is the best company that’s out there. But you go through many channels in submitting a claim. If I call, it usually takes me five to six people, and sometimes it takes me multiple calls to get through. So that part needs some work. Then, if you want to pay, you can go online. But if you call just to have a question, it's a different story. I called a week ago with since I wanted to upgrade some of my things and I never did get ahold of anybody. They kept transferring me then I got disconnected. I tried it another day then I finally just gave up.

    Other than that, I'm very happy with First American and I personally have not had any problems with their contractors. But I'm a realtor and some of my clients have had some issues. In fact, my mom had an issue about four months ago. Her gas furnace was sparking actual flames and she called First American. They were good to come out but the gentleman that came out told her that she didn't have a problem. But she said it was making a real loud boom sound and sparks were come out. But it didn't do it while he was there and he said he had to deny her claim. Right after he left, it happened again and she got it on video. So she called another contractor out because she was afraid it was going to burn the house down. They came out and aid that she had a very serious issue. They told her to turn it off and they fixed it.

    Placing a claim is very easy with First American and I usually get a vendor pretty quickly. But the vendors have been hit and miss lately. Some of them take a really long time to respond back and to make an appointment. And some of them are not very good, but it is what it is.     Work order #**. My wife and I recently purchased a home and we receive a warranty as a condition of sale from the previous owners. This is literally been the worst part owning our home having this warranty. It is an absolute joke. They are claiming we owe them $100 for a service call. When we requested someone come to our home we told them what the issue was since we had a plumber look at it already. We told them if there’s anyway the claim would not be approved to not send anyone to our house since there is $100 fee. They told us everything was OK and they sent someone to the house. Of course as soon as the plumber arrived he told us that it would not be approved because the drain in question was not properly installed. (They confirmed that the issue was exactly as we said it was.) Keep in mind is the drain was installed in 1991. He did not touch the drain or come within 8 feet of it because of its location.

    Few weeks later I received a bill for the hundred dollars which they put under review when I called them. They then said even though they told me they would not charge me and it would absolutely be approved they declined the review and claim I still owe them money. I asked them to review the tape in which my wife and I called them, I expressed my concern how could that phone call not be part of the review but they did not care. Please do not purchase a warranty from this company. Literally get any other company to provide protection for your home. My wife and I didn’t have a say but we should have done better research and refused this company when we purchased our home. They are crooks.

    I would submit a request online or over the phone to First American, then they would respond with some technician or someone who's going to fix the problem. They would contact me within 24 hours, but it doesn't even take 24 hours. And they schedule us, we have an appointment, and the techs come out. So it's really been great. They were quick to respond and send someone. If there was a part that needed to be ordered, they would order it and bring it the second time. Then the techs would come and fix the issue.

    Have paid every month for years, finally had to file a claim on refrigerator 6/21/2021. The first 3 service techs they sent were no shows. The 4th tech came out a month later, diagnosed several bad parts and ordered. 3 months later no repairs made. Freezer has to be hand defrosted once a week with a hair dryer. First American refuses to replace saying parts are on back order. I asked what the time limit was for backordered parts. They said there isn't one. I asked what if they're back ordered for 3 years, the Claims Manager said then that's when they would be in. I asked for the issue to escalated and was told this claims manager was as high as it could go. They are refusing to replace a unit for which parts cannot be obtained, thus avoiding honoring their contract.

    Better Business Bureau complaint has been started and if resolution not achieved, a small claims action for Breach of Warranty and Breach of Contract will be filed to recoup premiums paid.     Once I submit my claim online, I usually get the name of the company and the phone number. Then that company texts me to let me know that they're gonna be coming out. One of the contractors has been great but one was a total rip-off. They way overcharged us. They took advantage of my husband, who has Alzheimer's, and we’re both senior citizens. They built a little stand for the water heater that was comprised of about three two-by-fours and some sheetrock around it. They charged us $750 for that. It didn’t take them any more than 10 minutes to build it, and unbeknownst to us, you can buy them at Home Depot for $50. I relayed that to First American. It was horrible. I was not pleased with that particular company. But First American has been good overall. They responded to everything I’ve asked them.

    I called First American because my next-door neighbor had them and he said that they replaced his air conditioning unit. So I went with them and lo and behold, the AC stopped working. It was well over 90 degrees that summer and for days in a row. I called First American and the representative said “Well, you're not covered.” But I said, “No. When I went with First American, I specifically wanted my air conditioner covered because of a situation like I'm going through right now.” I talked to another representative and he said that the first representative that I had spoken to was no longer with the company. He also said, “We got you covered.” The contractor came out and fixed the AC. They’ve been great ever since.

    I like First American. I also have them for my house in Texas. The only problem with using them in Texas was they couldn't find a technician that would help with my issue. They said I was covered up to a certain amount and after that, I'd be responsible for it. So I may have to switch to a more local company to go with. But other than that, they've always been good to me.

    For the most part, 99% of the technicians have been great. There was one individual who made us wait, and it was a bad plumbing problem that involved the sewer. It made the house uninhabitable. The technician came out and in a week, he said that he would be back, but he never called. I tried to contact him myself and finally, he said he wasn't gonna do anything with us. So, I called First American and I advised them that he was not somebody they wanna use again. Then, the people that did come out fixed the problem. But we had to wait a little longer than we really wanted to because of the bad problem that we had in the house. It really became unhealthy.

    First American exceeded my expectations since we've been using them. I am pleasantly surprised and I plan to continue to renew my warranty each year. But sometimes it's difficult to get someone on the phone if I need to not go through the automated line. I'm not a huge automated person. But when I get them on the phone, they are easy to talk to and customer service-focused. They get right to the point. They listen to my concern.

    I had one situation this summer where I had the same problem happen with my oven back-to-back. But it was not within the 30 days. I explained to First American that I didn't think I needed to pay the service fee twice, even though I was out of the 30-day window. I had to get it approved by a manager, and they approved it. It was a fair resolution. First American didn't necessarily have to do that. But that was something that would keep me as a strong customer.

    The contractors that First American sent out have been great. The only time we had a delay was in the middle of COVID when things were crazy and that was expected. We've used First American a bunch for different things with our washing machine, dryer, oven, and pool. We have definitely gotten our money's worth. Our pool guy was going to charge us about $500 to fix our pump but because we had the warranty, it cost us 75 bucks. I've owned several homes throughout my life and I've never had a warranty company, but I would highly recommend First American. It saved us a ton of money.

We have been fighting with this "so called" service for almost 2 months to fix an AC unit in Texas in the summer. Gladys ** is the worst service person I have ever worked with at any company.     I used to call in my claims with First American but now, the process is more automated so I do it online. It seems to work great. I’ve done my water heater, a couple of faucets, and my thermostat. I also had a guy come and do the toilet a year or two ago. The home warranty is good to have but I wonder sometimes how much it pays off. I go back and forth if it is worth it because I don't use the service very much. When I do use it, it's usually for small things that wouldn't have been that expensive to do myself. The home warranty is more of an insurance for cases where something huge ever goes out like if the air conditioner explodes.

    The last claim I had was for my faucet in the kitchen that went out. It was just old and it broke. I wasn't really satisfied with the replacement that First American offered. It was the cheapest thing. Even the technician said such companies offer whatever the cheapest thing they can get away with. I would almost rather pay more to have something replaced and do it myself. I would be able to pick out the item and make sure I have something that's good quality that isn't just gonna fall apart again in a year or two. That's one frustration I have.

Then, the spring broke on the garage door and it was covered. I had a company that gave me a price saying they could fix it. But the man they sent out ran over it and said that he couldn't fix all the doors and other things and just said goodbye. He just didn't want to do it. I'm never going to use that same contractor. By the time I file a claim, we are at least in communication within a week to have somebody come out to the house. Right now I have a claim and somebody came to my house almost three weeks ago. It's still not finished. The electrician had to order a piece then I went back into the system. the problem is once someone comes out, they tell me what needs to happen then I go back to the bottom of the scheduler list and it takes a while to get somebody to come out and fix the problem. But I'm patient, so it's fine. I'm happy with First American and we renewed our contract. They have been great for us.

    I just bought this house a few months ago and then the owner had a one-year insurance premium for First American. Since the owner hasn’t been living here, some things were broken, like the microwave, and I waited about one month for it to be repaired because they had to order some details, about three weeks, but still, a long time. Then with electricity, it’s even worse. I’ve been waiting for many months and the electrician just came last week. He was supposed to change two bathroom tanks. He just brought only one and he even didn't have any idea that it was supposed to be two. Now I have to wait for another three weeks or so to replace the other one.

    First American apologized for it. But it’s easy to just pay a private electrician to come and fix the problem. The owner of his house paid $680 a year and he never fixed anything for seven years, so I didn't know where the money went. Now when I'm trying to fix something, it's very disappointing. It’s too long time to wait. What if something breaks that I need now, in a couple of days, and I have to wait one month?

    I've had First American for many years. Not only on this house, but on my first home as well. I picked them up on my first home because I had two other home warranty type companies that I was very disgruntled with. When I picked up First American on my first home, they were very reputable, reasonable, professional and got things out to me in a timely manner. When I went to buy my second home on December last year, I told my Realtor to get them because I was very pleased. As part of the realty agreement, the sellers had to provide me with First American this year. I was comfortable with that because I had no problems with them at my last house. This year, however, I've gone through a series of problems with them, and this is all documented.

    I had someone do a homeowners’ walkthrough for potential problems, and they found a couple of things, but they didn't say anything about my HVAC system. My old HVAC system was insured with the people that installed it, because I ended up having to replace it, and I didn't include that in my last home policy. In this one, Melinda, my regional director, said, “It comes with it so you might as well take it.” It was a good thing Melinda convinced me to do so, because as it turned out, when I moved in here in March, my HVAC was blowing cold air. Winter showed up February 1st of this year and the first thing to go was my HVAC.

    First American had everybody come out, and it was all good. The guy said, “This is old. I don't know what to tell you, but use your emergency heat.” That's not what you want to hear because you get charged three times the amount, but nevertheless, that claim was settled. First American was very good with that first claim. The next thing to go was my garage door, and this is where I started to have a problem with First American. I said to the overseas person from the call center, “Please. This isn't a good match. This company is in Columbus, which is probably about an hour and a half away from here. Please give me somebody that's a little more local. I'm in Cincinnati.” He said he couldn't. It was like roulette. You spin it and this is what came up.

    I had to ask the people that they assigned to me to escalate that because I said I had locked papers I needed to file in court in my garage. When the garage company was scheduled to come, they cancelled because the person was sick. When their repair man finally got in here, he ripped me off. He came into my house and said, “Hey.” I don't usually pay the 75 upfront. The man told me it was gonna cost me $450 for that visit and if I paid cash, he'd knock off a little bit of money, so I gave him cash. I expected a receipt from him, and he sent me one, but he was pocketing the money. He was writing his own receipts out of his own thing. Not the third-party company. I had to escalate.

    This all started with a simple question of going back to Melinda, “Why did you charge me $400 for this? Why wasn't this covered?” After some investigation, she was fine. When I went to go report this other company, I sent the email to Chris, the guy that was assigned to me. I said, “Chris, they have no record. BBB. They sent me to the state of Texas where they're supposed to be incorporated. They gave me numbers to go track the company down.” What's up with that? I kept saying to Chris, “This is totally bogus. This is a bad representation of your company.” He had a criminal in my home, unbeknownst to him and to me. I'm an elderly person who lives alone and he had this man come in here and rip me off. When I tried to pursue the issue, First American washed their hands of the third party people. I was livid.

    The garage company asked me to present proof because they didn't believe it, which I did. The man lived down in Mississippi not too far from where my mother lived and we were talking about that. He must have felt sorry or stupid because he produced a receipt for me. I forwarded that one to the garage company. At first, they agreed to pay me 100 bucks then they disappeared on Chris and wouldn't offer that. They washed their hands of it. They weren't even returning Chris’ call. They said this was not their problem because I needed to go take that up in small claims court and file against the person. Fortunately, Chris, who has moved on to something else, was able to get me back $275 out of the $450 that the man charged me.

    I also had a refrigerator issue that just got resolved that First American had four times on the compressor, me losing food three times, and finally settling up with them at a cost. I have had things resolved with First American, but it's taken a long time. On the third recall on my refrigerator, it was going to take three weeks. I just got a new refrigerator, but that claim went on since June.

    Although I got a new refrigerator and I've gotten 275 out of them on being ripped off, I don't think I have to work this hard. My friend Mark, who’s my handyman, hates First American. He’s another one that just got the policy thrown in when he bought the house. He's had nothing but problems with them. I have spoken to many a person too. When I spoke to Mark, he said, ‘I’m done with them.” I'm just getting started. As a consumer, I have never backed down when I'm in the right.

    Did First American try to satisfy me as a customer? Yes. Was their responses to me timely? When I escalated. Did they have problems understanding my issue? Check. COVID, the supply chain and everything else? Check. First American has tried to help me to the best of their abilities, but am I going to renew with them? No. It's only because whenever I've had a problem, which I've had many this year, it's a slow response. Answering the telephone is slow, and I've had to go up the chain to get the response. It’s not Melinda's job to be handholding me. However, she's been very good, and I have nothing but praises for her. Anytime I've had a problem, I can call her and she gets people on it, which is part of her job.

    First American needs to be able to have their people out there being responsive to the request when it comes in. The people that Melinda has relayed to me have been very helpful, but my frustration level is off the charts with this. If they see my phone number, they run. That’s why I had a problem. I feel bad about the people that have tried to help me, but they've got some strengths, too. I'm told it's difficult to do subcontracting, but the people that have come in here and tried to help me, they have. I only went out and went down, because I'd go to Consumer. I had to go to American Home Shield on First American on that and get some money back on my HVAC.

    The outsourcing of the call center overseas is also a problem and that stuff needs to be brought back into the United States. I've had many of the people that have responded to me not clearly understanding English very well and I’ve had to complain to each of the people I've dealt with. The people that are based in America understand, but the people that First American has overseas working that call center are hard to understand and difficult to deal with, although they try very hard. It's not lackadaisical. It's just a basic understanding of the language.

    First American Home Warranty gets things fixed. It's not as fast as supposed to or as easy or friendly as it could be, but they are there. I'm satisfied even though I'm not happy with the last engagement I had. The last claim that I submitted was for an appliance. My washer at my guest house went out, and the contractor, which is centurion appliances, showed up an hour late to the appointment. Technician did not even introduce himself, was short and not engaging at all. He looked at the appliance, left, and then he took almost a month and a half to come back and get this resolved. No communication was given. It seemed like every time I called First American, they tried to reach him, and they would be non-responsive. Miraculously, after they got ahold of them, the part came in.

    Getting the claim followed up in a timely manner is difficult. First American says within 24 hours, you will have somebody call you, which sometimes happens, or I call them within 24 hours. But it might take up to 10 days for the contractor to get out. There's also this waiting for the part, which is another week or more, and then there's the scheduling. So it's taken at least a month, sometimes even a little longer, to get the whole item repaired. 80% of First American's contractors have been really good. We've had three different fellows come out and they were all very nice and congenial. They tried to be on time and let me know that they were coming. But one fellow didn't get the icemaker fixed correctly. We called in some months later, and First American said they would take care of it and put it on with another order. So the next guy came out, ordered the correct part, and it got fixed completely.

    Everybody has been very cooperative. Everybody was very pleasant on the phone. But the issue has mainly been the slow process to get it all done. Maybe this is typical of big city that you don’t get things done as fast. I lived in a smaller city and had a different home warranty plan but everything was done within a week. But other than that, First American was adequate.

    In February I had a plumbing leak. Called and finally (2 weeks) got sch’d for service but they were a no show after I waited all day. When rescheduling I was told there are no plumbing companies near me. I live in Lee’s Summit, Missouri-REALLY? Anyway I was told if I get my own plumber they would reimburse me. I asked friends and got a plumber out. He did the repair and I then tried to get reimbursed. Denied due to service was not prior approved. OH YES IT WAS! Anyway I didn’t want to waste good energy on this since times are tough everywhere right now anyway. Started to have drain problems in the kitchen sink. Called FAHW April 21st. Took over a week but a plumber came out. He pushed compressed air twice from right sink (left sink was problem?), anyway- he said this should do it. That evening- still not draining. I called and asked if they could come back out and snake the line.

    One week later he arrives and said he can only snake 10-15 feet because that’s as far as his machine goes. He looked at clean out area and said he couldn’t remove the cap since I have a finished basement and couldn’t risk getting it on the carpet. After he left I filled up the left sink to check. Exactly the same as before. I called and said I would like a different tech to evaluate. One more week later the “SENIOR TECH’ came and was there five minutes, did nothing except said he would need to come back and run a degrease drain crystal solution down line. Thought he meant today, but one more week later he arrives and does this treatment down the RIGHT sink and as he is doing this he notices that the drain basket is cracked. He said this could have broken when the compressed air was done and he will have to come back to fix this.

    After a week I called the company again to let them know the drain treatment didn’t seem to help. One week later he comes back and changes out the drain basket. At this time I discussed the need to please look at the left side of the sink drain since this has been the problem area since the beginning. He takes a quick look under the sink without touching anything and says that the problem is that the garbage disposal needs to be replaced. He leaves and the following week he comes back and changes out the garbage disposal. I am finally relieved. HA.

    The following day the sink was draining as slow as usual. At this point I give up.. Until two weeks later and the sink is worse! I call FAHW and request to have different plumbing company to get fresh eyes on this problem. They ok this and a couple weeks later a plumber arrives and runs a snake much farther down line. He said this should do the trick. I thought so until a few days later and it’s awful again. Called them again and they came out days later and said I have a blockage. I told him that I had requested to have a camera ran four months earlier and at every service call since. No one wanted to do this.

    The following week they had one of the owners in the company come and I thought he was going to run the camera. Apparently not, he immediately starts in on how they will need to cut through my basement floor, replace pipe etc. I told him to send me an estimate on what my part would be. I receive this email and it’s almost $5,000, and I wonder what was your cost they submitted for payment? I called FAHW and asked for a second opinion and really wanted the camera ran to make sure this was definitely the problem. FAHW said I had to use this company. I immediately called Joe ** the plumber that repaired my previous plumbing problem. I knew I would be paying for this AGAIN on my own, but for peace of mind I had to go with my gut feeling.

    The following day Joe arrives- LISTENS TO ME and then looks at every area thoroughly. Then tells me there is no blockage. The problem is right under the sink.. He began repair and completed in one hour. Charged me $200. That has been three weeks ago and problem is solved. This all began in April and it is late August. FIVE MONTHS!!!! WOW, FAHW You should hire competent service companies from the beginning. In the long run it would save you money and have long term customers who refer others. In this case- Fool me once- shame on you, fool me twice shame on me. Well I’ve learned my lesson. Your warranty service cost me over 10 days work and way too much stress to recommend you to anyone!!!!

    I have been in Real Estate for 20 years. I used to suggest to my customers to utilize their Home Warranty plan, but no more. I have a Home Warranty on a property I own and the A/C went down. The vendor they chose came out and said the system needed to be replaced. So you would expect the Home Warranty company to get a quote from the vendor and order the equipment. Well none of that happened. I have over 20 hrs invested in phone time to get nowhere. After two weeks and getting nowhere they offered to do a cash buyout. I thought this is great. I will get bids from a more local company.

    When I received a cash out offer of $1700 for a HVAC system that would cost me over $8,500 (my best bid), I said go ahead and replace it. Two weeks later I am going back and forth between a vendor that says First American has not contacted them in two weeks and First American saying they are contacting the company. I am left in the shuffle. They keep saying they are escalating the issue. I would suggest dealing with another Home Warranty client. I bet I referred at least 50 clients through the years to them and no more. Good luck and Caveat Emptor.

We dispatched an independent contractor, Platinum Repair Incorporated (Platinum Repair) who reported the condenser needed replaced due to a restriction. In addition, the evaporator coil needed replacement in order to maintain compatibility. As a result of the replacement, there were non-covered charges for modifications, insulation, sealant, Title 24 HERS testing, and condenser pads that needed to be agreed to prior to the installation.     It was really easy to make my claim. But it took a little bit longer than I was expecting to get the washing machine repaired, but that wasn't First American's fault. It was a special order part, and it took a while to get. The contractor that came out was a local company and they were great. They were very professional. The tech worked with me. I'd call every four days to see if they had received the part and she would get in touch with First American Home Warranty and they would track the package. It was good.     I've been with two other companies and I didn't particularly like their service. I put them side by side and liked what First American offered, promised, compared to the price. So far, all of my experiences have been positive. Whenever I put in a request for service, they got back to me quickly as far as letting me know that they had sent it out to the provider. Now, that's where it falls down, although I know they don't have the control over the providers. We had a clogged toilet situation where it was about five days before the provider was able to come out. First American did not have one in the area, so I had to find my own. Once the provider got out here, they did everything perfectly. But then getting the reimbursement was done perfectly, so I had no complaints about that.

    The last service that I did, I had to get my own provider. The person that I worked with it for in my reimbursement was Camille and she was excellent. She even noticed that I went in the hospital during all the process, so I was not able to get all my paperwork turned in to her within the 10 days. But she noted that for me to give her a call when I got released from the hospital and we would go in and complete the process and give everything to her that she needed.

    I was in the hospital during another situation when I was with another company and they actually closed out my request for the service because I wasn't able to get to them in that particular time. I couldn't even talk, I was on oxygen, so that was one of the reasons why I closed my account with them. But Camille was very patient and worked with me, and I appreciated that because I had no control over going into the hospital. I give two thumbs up to her for that.

    We are very pleased with First American Home Warranty. Approximately two years ago our refrigerator stopped working. FAHW sent a repairman out within a day or so. When all was finished they had installed a new condenser and computer? It probably would have cost us a thousand dollars or more had we not had a home warranty. This year, 2021, our heat pump stopped working and FAHW replaced it with a totally new heat pump. They did it without any argument etc. We have used FAHW for several years now and highly recommend them. We wouldn't be without their service...and it is reasonably priced. I was a realtor for 24 years and they were my home warranty of choice. They never failed to make things right. People need to remember that with just about everything,things go wrong, or are not done as quickly as impatient people want done. We don't think you could do any better with any other home warranty.

    The worst insurance company I have ever dealt with. Our dishwasher stopped working and insurance assigned service called Smart Choice. Smart Choice technician came 4 times and he had no idea (he even said he would lose his job if he tells he can't fix). We explained insurance and asked for another service. Insurance assigned Fox and technician figured out the problem but insurance decided to assign Smart Choice back. Smart Choice keeps cancelling request. Now insurance company keeps hanging up the phones. By the way, you can't send emails or submit any issues/complains through their website. They blocked all written communication ways so there is no proof left.

    For over 25 years as a military family we moved around 17 times and always relied on home warranties until now that we were are in our forever home. Our AC stopped working last week and we immediately place an order for repair. The AC is still not fixed, company has not even ordered the part, it's almost 100 degrees here in Texas and the vendor is trying to overcharge us for added repairs that are not necessary. We even paid the top AC company in the area for a second opinion and they provided a report and offered to talk to First American to verify that the repairs or modifications Cortina & Sons are not necessary and are fraudulent. This is the worst home warranty company ever. Canceling ASAP! Going back to American Home Shield.

    Updated on 9/13/2021: Today is September 13, 2021. I filed a claim for my air conditioner on May 27, 2021. My air conditioner remains broken. It has been more than a month since I have been able to get any information from anyone at First American. My claim has been assigned to a single employee, Carlotta Roberts, who I have never been able to reach, and they are the only person that can give me information according to the dozens of other people I have spoken to.

    Original review: I have a warranty through First American Home Warranty. I have not had air conditioning in my home, in the South, in the middle of summer, for 3 months now. I have had the warranty for years. I have had to fight them on claims before but never to this extent. My air conditioner stopped working and I called First American to file a claim on May 27, 2021.

    As of today, August 27, 2021, I still do not have working air. There have been delays caused by numerous issues including the contractor they selected misdiagnosing the issue initially, repeated failures to approve purchase orders, and most recently the wrong part being ordered and not realized until it was being installed. Every time I call the warranty company I get a different response but never any answers. They have on multiple occasions assured me they would look into issues and either call me back or email me. I have never once during this now almost 3 month saga received a return call or email from anyone at the home warranty company. I was told at one point they were assigning a specific claims person to my claim and given an extension to reach them.

    Every time that extension is dialed, it would disconnect the call. Approximately 3 weeks ago I was told my claim was escalated and since that time I have been told there is only one single employee in the entire company that can give me any information. I have left her messages for weeks and never heard back. Other reviews I have seen have heightened my suspicion that the “claims escalation” or “claims resolution” department is just an unmanned voicemail and that I am being subjected to this because I filed a complaint with the BBB after more than 2 months without AC during the hottest part of the year. We are under a heat advisory again. My home remains mostly uninhabitable due to extreme temperatures and I spend at least 45 minutes every single day making fruitless phone calls to First American that net literally zero information.

    First let me start by stating I was pretty content with my first experience and the online process of scheduling service requests, contractor responding quickly to schedule visit, and then getting repairs done. Prior to my most recent experience, my refrigerator broke down and the service was provided and repairs made in a timely manner. The contract company that came out was professional and informed me of timelines and set appropriate expectations and maintained adequate communication with me. Good right!

    Now, the reason for my review is my most recent experience with First American Home Warranty's customer service. HORRIBLE!! The service appointment went as scheduled, although I did have to prompt the service company as they didn't call on their own within 48 hours. Following the diagnosis, the contractor stated they'll have their report to First Am. within 2 days (since they couldn't make immediate repairs) and repairs would be pending First Am. review. Called a week later and spoke to a rep, who was courteous, and mentioned she would be getting their Contractor resolution department involved because reports don't take longer than 3 days to be submitted (this is their process).

    Called back Monday as a follow up and spoke to another rep (Lucy) who stated she would be reaching out to the contractor for the report and following up with the Contractor resolution dept. and get back to me Wed (8/25). No follow up. I'm still ok with this, I'll follow up on my own. So I wait until end of the week and call for an update. Rep answers and states we don't have any update from the contract company, so I will need to get with our Contract resolution dept. - I stated these steps were already done and needed to get someone on the phone who could expedite this resolution.

    I requested a Sup, transferred to Brian, and his solution was to do exactly what the rep had just mentioned. I advised him that it had been two weeks since the initial service call and we still didn't have resolution and I'm still with the same electrical problem. He was extremely unhelpful, rude, spoke over me (I did as well), kept long silences, and refused to go outside of his "process". He said I asked for a Sup because I wanted a different answer! Really, we ask for Supervisors because the prior person was unhelpful! Offering to do the same thing that hasn't worked is not being helpful!!

    I asked, "Why can't you just send another company that's actually going to care to send you the report on time." He insisted on contacting the Contract resolution dept. again. So I naturally said, what happens if you don't have a response in another week or two or three. He went to say, we won't wait that long we'll get another contractor to your home. Aha!

    So I said doesn't it make sense that we move into that stage of resolution (getting another contractor) since the Contract resolution dept. has yet to get response from the service provider (already been a week). NO! I'm going to try the contract resolution dept. first, then if I don't hear back by Tuesday next week I'll get another contractor. Couldn't get passed his ego to help me. I asked to be transferred to Manager only to be sent to voicemail.

    The lack of customer service, care, and empathy is unfortunate because I did have a good first experience. BTW, I don't blame the process... I blame the individuals who don't know how to recognize when it's time to move outside of the established process to help a customer. I'm not one to write reviews, but hope this offers relevant information for those interested in purchasing a home warranty and the lack of help/service you will get from the Customer Service Dept.

    We purchased the home warranty because our house is 13 years old and wanted to make sure we were covered for any unexpected expenses. Over a month after we purchased the coverage, our tankless hot water heater stopped working. We called the warranty company and they sent out someone who was unqualified to work on the tankless units. We were told a part failed and the unit needed to be replaced by the plumber. When the warranty company called, the story changed, all of a sudden the damage was caused by us not servicing the unit properly. We argued the point and they sent out someone else, again unqualified to work on tankless units and came up with the same theory as the warranty company, go figure, the company who is paying them. We again argued the results and were told we could pay for someone to come and give us a quote.

    We got a qualified tech. who works on these units and the part that was bad just wore out, and they do not make it anymore so the unit had to be replaced. We are at two months with no hot water at this point so we pay the $2,000 to have it replaced. We then state our conversations with the warranty company and they said they do not pay for any work that is already done. My wife has it escalated and finally speaks with someone who understands how desperate we were and says it should not be a problem to get it reimbursed. Well here we are several months later with a closed claim and no check. Do not trust this company. All they want is your money.

    I made a claim for a pool pump timer, which is covered, but they want me to pay a third party to demonstrate that it worked a month before making the claim. I submitted a home inspection report that showed that it had been inspected without any deficiencies, but apparently I have to prove that a condition didn't exist in the past. (How is this even possible?) The customer 'service' rep couldn't explain how that would be possible after I asked him if that made sense. It seemed like he would go offline for 15 minutes to talk to someone else, and then would give me the 'no' answer by default, but unable to go any further than the script. You are probably better off just saving your money for actual repairs, because if something goes wrong, they will probably claim it was an existing condition or slow roll you until you give up.

    Absolute worst. Just bought a house with full warranty coverage (~$900), in the contract it even states that unknown pre-existing conditions are covered. Home inspection report clearly states that my pool pump and filter are in working order (filter has a minor leak though) but they're denying my claims about the pump sucking air, which they attribute to the pipes being painted to make them look new (WTF would that have to do with anything) and having holes all over (not true, valves are simply old and not airtight, which is the cause).

    For the filter I filed a claim as I can't backwash, it's my first pool so I wasn't even aware of what that was at the time of buying the house and the issue wasn't known. Still, they're denying the claim as they state it's a pre-existing condition, that's very possible but the contract clearly states "This contract provides coverage for unknown defects if the defect is not detectable through visual inspection or simple mechanical test". As the inspection report didn't mention either of those pre-existing conditions it'd seem to me that either they aren't or they're not easily detectable. Wasted so much time with them on the phone, the contractors being sent barely want to do any work as apparently they're not making enough money with work through the warranty.

    First American Home Warranty Corporation (First American) would like to apologize for any inconvenience the consumer may have experienced during the handling of their claim. First American’s records indicate that on June 3, 2021, the consumer placed a claim for their pool filter rotary valve is stuck and leaking when filter and pump are in the on position and pump not sucking air. First American dispatched independent contractor American Pool & Spa Repair (American Pool), who reported that the filter and pump are rusted and leaking, however, the condition of equipment shows that the condition in pre-existing to contract start date of May 6, 2021. On June 24, 2021, First American dispatched second opinion contractor Ponce Construction Pools & Landscaping (Ponce Construction), who also reported that the condition of the filter is pre-existing as it is rusted and leaking for an extended period of time to cause rust damage and pump piping has several holes not allowing the pump to suck air, the pipes were panted over not to show the damage. Please be advised, First American denied the claim as items are not covered unless they are in safe working order at the start of coverage. The consumer may refer to their warranty contract, IMPORTANT section, which states:

    “This is a Contract for repair or replacement of specified appliances and home systems. This Contract covers only the items specifically identified in this Contract as covered (Item(s)) and excludes all others. Items are not covered unless they are in safe working order at the start of coverage. To be covered, Items must be installed for diagnosis and located within the confines of the perimeter of the foundation of the primary living quarters or garage (except well pump, septic tank, sewage ejector pump, pressure regulator, air conditioning, pool/spa equipment or where specifically mentioned as covered; when applicable). This Contract provides coverage for unknown defects if the defect is not detectable through visual inspection or simple mechanical test (excluding renewal and non-real estate transaction customers). Items include malfunctioning systems and appliances due to lack of maintenance, rust, corrosion and chemical or sedimentary build-up. Unless specified otherwise, any dollar limit mentioned is in the aggregate. First American Home Warranty Corporation (Company) will not reimburse you for services performed without prior approval.”

    Please be advised, First American received and reviewed consumer’s home inspection report dated April 10, 2021, which states that the filter is leaking and recommends to have both the filter and pump serviced by a licensed pool contractor.

    Please be advised, First American’s decision in regards to the claim remains unchanged and considers this claim closed.

It is very clear that they are stalling and using the fact that there are no available parts for a 15 year old dryer as an excuse to avoid replacing it.

    The entire purpose of a home warranty is to have assurance that you will not be left in the lurch if and when you have appliance or other necessary system failure. Three weeks have gone by. It is the hottest part of the year, we are about to move our kid to college- WE HAVE A LOT OF LAUNDRY TO DO. We've contacted our attorney, and unless First American gets us a working dryer one way or another within the next week, we'll be filing with small claims court. We've also reached out to our NBC affiliate to share our experience with First American. ***AVOID THIS COMPANY. They are strictly in the business of stringing people along, and you will be the one suffering in the meantime.***

    The 2nd star is for the initial service. My refrigerator stopped cooling in late April. I contacted First American and they arranged for a repairman to come out. The service was good, though delayed, and after about 3 weeks, I had two parts replaced and was told that may fix the problem, but if not, the fridge would need to be replaced (I.e. not a definitive repair, but we’ll see). Clearly, this was not optimal, as it was quite the inconvenience to live without a fridge for over half of a month, and was admitted to be an attempted repair, rather than a definitive one. The delay I attributed to COVID, and I was under the impression that I didn’t have a choice regarding the attempted repair rather than a definitive fix.

    Two months later, the fridge stopped cooling again - same problem. My service had expired the last day of May. I contacted First American to notify them that the repair had failed, and they stated that they warranty their work for 30 days, and that nothing could be done at this point. I spoke with a supervisor who said the same - nothing could be done. I could not re-establish coverage, they would not cover the failed repair - nothing. If their idea of coverage is to slap a bandaid on broken products for long enough for the customer’s coverage to expire, and then not stand behind their repairs, then this company is a complete waste of money. Historically, this is the experience I have had with home warranties, and my current experience would support that. There was no problem solving on their end, and despite saying “I’m sorry, I understand” repeatedly, there was no attempt to resolve the problem.

    Sometimes First American's contractors have been very bad. There's also not a lot of flexibility to maximize the visit. When the contractors are on site, they will not do anything that you haven't requested when you made your initial service order, even if it would take them five minutes. That's a little frustrating from the consumer's perspective. You have to do a new service visit and that’s a new $70 fee.

    The contractors seem to have gotten a little bit better lately and for the most part, First American is useful but it’s always a trick making sure that your issue is covered because sometimes it's not super clear. In the past, some things required multiple visits and things were not fixed correctly. You get three opinions on how to fix something and it's a little inconsistent. Another thing is their billing and invoicing is messed up. You go on their website and after a service visit, you wanna pay your invoice but it’s not there. It doesn't come in the mail until a lot later. If it does and you wanna pay it online, it doesn't show up on the website. Then, you get a notice that it's delinquent. First American needs to get their act together with making a better website.

    My recommendation: Stay Away from First American Home Warranty. First American Home Warranty has an awful service. It feels like they are scamming people with the promise that they never deliver. You pay premium and service fee but after waiting for months, nothing gets done. Their strategy seems like is just wait out. I tried to call customer service and more than once, they hang up in the middle of the call just because I was asking for more info. I feel like all my money is a total waste.

    I had two claims with First American. One of them was for a water heater and the gentleman went out the next day. Once the report was written that the hot water heater failed, it took three days for them to locate a water heater. Then I got an email from First American saying that they already set up the water heater. I called the company first thing Monday to schedule it as soon as possible and the lady there said that they didn't get any information about a new water heater and I'm just going to have to wait for First American to notify them. It was kind of a shock because I bought the upgrade. However, that water heater ended up costing me $400 in modifications. I was very happy with how quickly it got done, but my tenant had been without hot water for six days. I had to buy a couple of hot water boilers so they could use it temporarily for washing dishes and hands. I also set up a motel for them to go shower. That was the only frustrating part.

    The claim for the air conditioner was a whole other thing. The first technician that went out was a scam. I called and I understood it was summertime, so the appointment was 10 days out. The guy finally came and it was some company that was contracted through Sears. He said that the unit had no serial number, no brand, and no plate. But I offered the gentleman I spoke to at First American that I have a picture with the plate, the brand, the model number, serial number and that guy took off.

    I begged First American to find somebody else and to make sure that these contractors know what they're doing, and they're not amateurs. The second guy went out and said that the AC needed to be replaced. It was leaking from here and there. Well, guess what? I got to wait three days for First American to review the report. I waited three days then I got an email saying our claim was denied. Then the gentleman at First American said that he didn't understand the report, and all the stuff that was written there is covered. He got ahold of the AC company and there was a misunderstanding in the report.

    Finally, I got an email saying that they ordered our equipment. I waited. Then I called the gentleman and he said that the air conditioners weren't available. I called First American telling them that the distributors didn't have this unit anymore. That was another week for them to locate another unit. Then four days ago, they finally got the unit. I called and said that I have their check ready for the modifications. But then the lady said they were sorry because the unit came in damaged and that I have to wait another week now until they find a replacement. She also said that they could just reimburse me or whatever it cost me to get the temporary ACs.

    My tenants have been without air conditioning for six weeks now. I went out and bought the portable air conditioners that can be locked into a window. They are 74 and 84 years old and they pressed the wrong button in the AC, and then it stuck on fan. I'm having to go to the property every day to check on it. If I had a magic wand, I wish someone would be assigned to each claim, so I didn't have to deal with a new person. Then I wish that in situations where we're violating, for example, the hot water, there is a sense of urgency. I'm used to the system now where somebody is sent, then he has to write a report, then he has to hear back from First American and go back. But it would be nice if that technician or the vendor was empowered to fix the little stuff like garbage disposal or exhaust fan at a bathroom in the first visit.

    We purchased our home about a year and a half ago and purchased the First Class Grade option home warranty, specifically due to the fact that it's an older home. Our air conditioner went out about 3 weeks ago, and they stated they'd send someone out in a couple of weeks which we told them it was unacceptable since it's the middle of summer with temperatures being over 100. Well, they were able to expedite the claim and get someone out in a week. The AC tech went up to inspect the air conditioner, took him a few minutes and was told it was an electrical issue and they do not handle electrical issues, that it needed to be inspected by an electrician. We then had to wait for the approval for the electrician, once approved we had to wait another week for one to be sent out.

    Electrician comes and states the breaker shorted out, but he couldn't fix it because he did not have the breaker or wiring with him to do so, otherwise he would of and because he didn't he would need to get approval to get them. Meanwhile, we are waiting for a call back, from AHW and it's hot as hell in our house, so we decided to call the contracting company they had sent out, only to find out the claim was denied.

    We specifically purchased the upgraded option because the home was older and wanted to ensure we would be covered as needed. After several calls to AHW and in trying to get this resolved and to inquire why the claim was denied. The reason we were given is that it was due 'inadequate wiring capacity' and this is not covered.

    In reading the contract and how we are interpreting it, we feel this should be covered, but according to their interpretation it's not. So it appears it will be up to AHW to approve or deny the claim according to their interpretation of the contract. Their practices and tactics are misleading and contradicting to mislead the consumer. Feeling very disappointed in not being able to get the service we have paid for not to mention feeling frustrated after being on the phone with customer service for almost two hours. We were told to dispute the decision which we most certainly will. We will take every avenue available to us to get the service we paid for and feel we are entitled to according to the contract.

    This all started 5/6/2021 when my A/C went out, I had got this warranty with the home when I bought it last September and this was the first claim I had to make. Filed claim that night after work and was assigned a contractor COMFORT CONCEPTS. Called several times that Friday, no response. Saturday received a call saying that the wait time for an appointment would be 6 weeks however since out A/C was totally out they would schedule for that next Tuesday 5/11/2021. The technician came out and said that the motor was out but since it was over 30 years old he doubted they could find parts for it. He sent in the request and about 2 days later I got an email saying that FAHW had approved the request.

    About 2 weeks went by and I looked up and called the contractor, he told me that they were waiting for FAHW to order the parts or new A/C unit. So I called FAHW and took forever to get someone on the phone, finally they told me that it needed to be sent to purchasing to order the parts and that it would be expedited and I would hear back in 24-48 hours, three days later, nothing. So I call back to find out that it was rejected because they couldn’t find the A/C or the replacement parts sold anywhere, so it was sent back to purchasing again and expedited again. Three days later I called back and was told that my claim was closed and that the repairs were completed!!! It’s been almost a month and nothing has been completed!!!

    Nothing has been done! So they re-open my claim and said that they couldn’t find the A/C or parts from the model number the contractor gave them so they called the contractor but no answer. So they send it back to purchasing which it was canceled again because they couldn’t find the parts. So they send it back to purchasing and it’s rejected again. So they call the contractor and he again gives them the model number again and it gets sent back to purchasing where it’s canceled again and now they want the serial number from the A/C unit. Now it almost been 3 months with no A/C.

    It’s over 100 degrees with a heat index of 116 and I asked for something to help me and my family get by and was offered 50$ for a fan.... After me getting VERY offended I was offered 150$ for a small window unit to help cool down my 1800sqt house 7/27/2021 and other than that they still have not found the parts and refuse to replace the A/C and I’m left wondering if I need an attorney or should I just wait and hope my A/C is fixed before summer is over.... I would never recommend this company.

    First American covered more of what I needed covered than American Home Shield for less pricing. First American's claim submission is a pain though. Then, when you get through to them, the reps don't speak English on the other end. First American could improve by having somebody answer the phone and make the computer system work better.     First American consistently has failed at holding up their end of the deal. Denying claims that are legitimate. Sending incompetent contractors that collect service fees and do nothing to actually resolve the issue. It took 4 months of back and forth to get a ceiling fan replaced. A payout check was promised and never received. It's been over a month waiting for this check. The company has an army of representatives with very poor communication skills and comprehension. Honestly, I consider their business practices criminal and I hope for swift justice in the form of a class action lawsuit.

    I’ve had different home warranty companies. All came with the purchase of my house and I’ve always renewed them after the first year. I will not be renewing this one. First American Home Warranty has the most hollow promises that can be made. They don’t back up their great plans with anything but headaches. Looking at their plans and coverage you are immediately enticed to choose them. However, their contractors and support are by far the worst in the industry. They use contractors that have been rated worst in their industry because they are cheap to use. In fact, if you look on review sites at the contractors you are assigned, you will see consistently poor reviews, and in a lot of cases the contractors no longer have independent businesses anymore. They are now solely home warranty contractors because they have such a bad track record.

    I have plumbing work orders that are 3 months old, and have been assigned multiple contractors that just flat out fail to show up. If that’s not bad enough, contacting FAHM is your next nightmare. After you listen to 5 minutes of recordings, you get a rep to help. However, their offer of resolution is to contact the contractor (try and reschedule their no-shows) or you get sent to their resolution team. Sent is the wrong use of words. They actually refer your case to their resolution team who they promise will contact you in 24-48 hours with a fix. This is their attempt to end the call.

    At this point you have exceeded their call time limits and they are required to dispose of you by promising someone will call you back. This never happens, and in the rare occasion it does, they again attempt to call the terrible contractor to reschedule your repair. This cycle usually ends in me giving up and getting my own local contractor to do 3 month old jobs for double or triple the price. If these guys even did half of what they promise, they would be a good (not great) company.

    I’ve had my warranty with First American since we purchased in 2013. We have not had any issues up until about 2018 where we first encountered issues with the A/C. Each year since then they have come out and done “patch” work to get the unit running. The technician admitted the fact that the company tells them to do what they need to do just to make the system work for 30 days. (After 30 days you must submit a new deductible and do a new claim). Well this year the issue continued and the technician verbally told me the unit needs to be replaced. Well apparently, he never told First American that and they closed my case. I had to call and explain what happened and they had to follow up with technician to get his report (which delayed repair). So instead of replacing the unit like the technician recommended they decided the issue is with the “compressor” for the air conditioning.

    My AC unit has been out since June 15, 2021. It is currently July 22 and I my unit still is not repaired and I still do not have an ETA for it to get fixed (I LIVE IN AZ! TEMPERATURES ARE OVER 110)!! I called AC repair company only to be given an excuse that First American sent it to the wrong place. That's absurd when you're dealing with terrible heat. In addition to that, the warranty doesn’t cover the parts needed (although it should be replaced) and I have to come out of pocket almost a thousand dollars!! INSANE! They canceled several times on us without telling us, it’s beyond frustrating that I have yet to receive any answers and our family is forced to sleep on the couch because it’s too hot upstairs! Extremely disappointed customer. Once repairs are complete I’ll be shopping for a new home warranty company.

    I have called more than 10 times, more than 20 hours of holding and waiting to get my case approved. My water pipe broke on top of my ceiling on Saturday, I called and was told contractor would call within few hours. Called back and forth within next 48 hours, no one contacted. Monday, Rooter company came and said they would need to get approve from FAHW. Another day past, no one called, I had to call Rooter 3 times, FAHW all said they are still reviewing my EMERGENCY case (after 3 days).

    5 minutes ago I called the contractor again, was told that FAHW would need to approve 2nd times. (Who knows what it is and why has to do 2 different approvals for a 8 foot of broken water pipe???) During many calls with 2 companies, I was even told that it is how FAHW works and it would be for sure taken cared of by the end of this week, which would be 1 week. So please read all the reviews about them before getting into the contract. I have already paid for so many months so I would not just drop the contract without having them fixing my pipe. :(

Friday, July 16 Carlotta ** from FA called to get approval for coil from me. Not returning calls from Aerify as she needs to order condenser and give approval for coil. Carlotta ** not returning Aerify’s voicemail or emails. I am 65 and am suffering in heat. I have left over 12 voicemails and 7 emails for Carlotta **., 1866-387-7826. No response. I need my air conditioning now. The company is a joke. I call their number and they have to transfer me to Carlotta. It is a hamster wheel. What a joke.

    We received this home warranty as part of a house purchase. The house was in the desert, and the first year everything went well with the house and we had no issues. We rented out the house to a couple with two young children. After the first year, we extended the home warranty for another year. In the middle of the summer, the A/C broke and we contacted First American. The temperatures were 118F that week, and we were informed that after reviewing the original inspection report of the property, they would not replace the A/C. Why? The report stated that the AC was working, but may need Freon added at a future time.

    WHAT??? It was WORKING when they inspected it and a year afterwards. They also made us wait for several days before making that determination, so we ended up shipping over a portable AC for our tenants. We ended up getting our own AC person and having them replace the AC for $5K+. First American refused to refund us, even though they would have probably paid more than $5K for the replacement unit and labor. They settled on refunding us $700.

    A short while later, our electrical panel shorted out, and again we tried to get someone out to check it from First American. After a couple days wait again (still 118F weather), they made the determination that yes, the house needs a new panel, but they would not replace it either. We ended up paying for it ourselves, $2K. We also had to house our tenants in a separate Airbnb facility for several days, which also cost us $500+.

    A couple weeks later, we also had another incident where the duct work in the entire house had to be replaced. This time, we didn't even bother contacting them. Waste of precious time on the phone and extremely upsetting when dealing with them. As far as I'm concerned, they need to 1) have a faster response in emergency situations - consider 118F weather with no AC and having small children an emergency. 2) Have a review of the inspection report prior to giving out warranties that they otherwise won't cover. Very disappointing experience overall.

    We have had First American for 11+ years. We contacted them to get our garbage disposal fixed. The company they chose to send is unreliable, shady, and thieves. They came once told us the unit needed to be replaced, took our required service fee and have not been back. We as homeowners are unable to get in touch. First American has admitted they can not get in touch but they are unwilling to refund us and unwilling to send a new contractor. First American is doing NOTHING to fix this. This is only our 4th or 5th call in the past 11 years and from our experience First American does not choose contractors based on experience, reviews,reliability or competence but solely on price. They have extremely poor customer service who do not care about the customer or customer experience one bit.

I did hear from Chilly Willy on Friday! 5 days later not acceptable when we are in 108 to 116 degree weather!

    I would like my $75 dollars refunded for NO service and would like to know who I go to get get back my $350 it cost me to have the motor fan replaced on my own? I am completely dissatisfied with First American and of course the company Chilly Willy you use. I will decide to keep you as our home warranty when I receive a response from you.

    So far, we are not satisfied with our experience. For our first claim, we had a contractor come out for an evaporator coil leak (clearly a covered item). Since it was going to take so long for someone to come out, we had to have our normal AC company, top off the refrigerant so the upstairs ac would function for our kids. The technician came out and charged us the service fee just to tell us that they could not repair or replace the evaporator coil because we had the refrigerant filled up prior to the appointment and we had to wait for it to completely fail and not refill the refrigerant before they could do anything. This is unacceptable in the Texas heat, that you can’t even have the refrigerant filled to keep your ac cool until they can get a technician out.

    Further more, if there is an evaporator coil leak, it should be repaired regardless of how low the refrigerant is. Then the repair company had the audacity to tell us if we sign a tune up service agreement with them, they can get a technician out faster next time we have a claim. The company had already decided to not repair it before they came out and just came out to charge the $85 service call fee. I am very disappointed and not impressed. I am hoping our experience will change and we will be able to leave a more positive review down the road. But at this time, we are unimpressed.

    First American Home Warranty has become a scam company since late 2020. I am a long time customer for more than 4 years. I have tenants, so to give them peace of mind, I choose to pay the premium plan from this company, knowing that they will provide professional jobs on services on the appliances. I did not calculate the exact number they charge me on top of the monthly premium, and the service fee. My tenants were using it most of the time and they constantly have to call them to complain about their services. We gave them many chances, because we don't believe that in this country there can be an accredited company with employees lying to customers constantly on a regular basis. This has to be their company culture.

    To give you an idea, they are no different from a cheap and scam like insurance company, which eventually just rip you off on the premiums and planning all along not doing a thing the whole year. The last straw on the camel for us it was from January 2021 to July 2021. Hear this out before you wonder if you should buy the premium. In January 2021, they went to check a Miele dishwasher. They tried to fix it, but it got more damaged. They promise to come and fix it completely, but they need a part to be delivered from factory in order to fix it. In March they told me they have lost the part. I was very angry, for wasting my time for two months. My tenants thought it to be unbelievable. They are the one who damaged the machine in the first place. They offered me a new dishwasher, of course not miele brand, but the same standard and size, to be delivered that month. I waited till May, they still do not deliver.

    I ask for refund for the premium, FOR WASTING MY TIME. They refuse. Instead they told me they found the part and they will go fix it. 2 weeks passed, they told me again, they lost the part, so they will offer me a new machine. Another 2 weeks, no machine. Called them again, they say they have the part. On June 27 they went to fix the machine. On June 28 my tenants told me that they DID NOT DO A THING about the machine. After the holiday, I called them, they offer me a new machine again, with even brands and model numbers. 3 days past, I called them to confirm, they told me that case is closed. No machine, no fixing, and I have to continue paying premiums. And they wasted 6 months of our time. You will not believe the dishonest culture in this company.

    I would not recommend this company at all, they make everything very difficult and do not communicate properly. As far as I'm concerned, they are not out to help you - just themselves. I had them send out an appliance tech to come out and replace my dishwasher. After he broke a line and caused water damage to my home. They sent out a plumber to fix the line that the appliance tech had broken. Later, when I and my home insurance company claims rep tried to reach out to them to get information on the contractor that broke the line and caused my water damage - they ghosted us.

    They refused to respond to any requests for information and acted as if they had no information regarding the damage caused by the contractor. They also supported the contractor more than the paying client. I'm out my $1k deductible thanks to this company - they have no shame. They also have call reps that don't even understand the issues we're having - at one point they tried to charge us for a service we never even used and they tried to send it to collections- they're always trying to figure out how to avoid paying you. Terrible.

    I had issues arise with both my refrigerator and dryer after purchasing a new home and in both cases the technician failed to contact me or show up to at least one of the appointments I scheduled. First American made no effort to assist me in working through these scheduling challenges and did not treat this issue with any degree of concern or priority. As a company that operates as a middle-man between a consumer and a service technician, I find this to be completely unacceptable.

    Their role is to streamline this process but at every step in the process they only served to further waste my time (e.g. sitting on hold, talking to First American representatives who were either unwilling or unable to address my issues, etc) and to cause me more frustration. In retrospect, even though I had two repairs which would seem to have made this purchase a cost effective one for me, I regret purchasing a home warranty from First American on account of the hassle and frustration they introduced into my repairs. I will never purchase any service from them again and strongly recommend others steering clear of them.

    I had an issue with my garage door opener, which was my fault. I hung something on the track of the garage door opener and it made the garage door opener come misaligned. So, it caused the cable to come off of the winder. It took a couple of days before the gentleman could get out but when he did, he had it resolved within 20 minutes. Another issue I had was our cooktop. It’s gas and whenever you turn on one of the burners, it would whistle. When the gentleman first came out, he identified the problem right away. The gas was not regulated properly so it was coming through too fast. The pressure was too great so he ordered a pressure regulator, which took about 10 days to come in but they could schedule me probably 30 days out. The guy who came back out had it repaired within 20 minutes. The first guy who came out was positive but the second guy didn't have such a great demeanor and was arrogant.

    I've had First American for years and I was hesitant to renew with them simply because I've had issues in the past with them but they worked with consumer reviews. They’re top-rated so I renewed with them anyway. I recommend them to most people that I talk to who are having issues with their home warranty but usually, it’s people who don't have a home warranty service. Unfortunately, they're telling me some nightmare story that they had. I told them that First American is a good policy to pick up. I won't tell them they're foolish to not have one but I always tell them it's a good idea to purchase one in the future. There’s always the claim that you're going to get away with your $75 deductible and that's never the case. I had to have my conditioner replaced when it went out. And rather than the $75 deductible, it cost me $1,300. But $1,300 is better than $3,000 that it would have cost me.

    Have made multiple service requests. Air conditioning has been out for a month. First request was made due to air conditioning not working. Contractor was not able to make initial visit for two weeks. Contractor made first visit and unit was not fixed. I called back and told First American issue was not resolved, was assigned back to contractor, they came out next day and replaced a part. Air conditioner still not working and temperature outside has been in the 90s. Contacted First American again, assigned me back to the same company which could not schedule another visit for 3 weeks. I called back to First American and requested another contractor. Was told my request would be escalated to a supervisor for review and someone would contact me within 4-8 hours.

    After 4 days I had not received a call. Called back to First American and was told I would be given a one time check for $150 for a portable AC unit. The air conditioning is out upstairs in my home which is about 1500 square feet. One portable unit will only cool one bedroom, there are 4 in my family. Requested another company come visit sooner, this was finally approved and was assigned to another company. After 2 days I still have not been given a date/time the contractor will be out to look at AC unit. Very disappointed with the service of First American and the lack of concern for my family being in a home without air conditioning in 90 plus degree weather. Very dangerous situation.

    This is the 5th time I have had someone come to look at the air conditioner. He told me nothing was wrong other than needing a new filter! I called JB air conditioning to look at it. He told me only 1 computer board was replaced and the other one was disconnected. I won't be able to run heat come winter until the wiring and computer board is fixed. He said the fan needed to be replaced that it is not running at a speed to keep the house cool because of the computer board is not working. (Previous warranty person told me this was fixed. I think it was Sam's air.) I was also told the coils needed to be cleaned or replaced and that in all the home warranty visits no one cleaned the air conditioner like you are supposed to! I am now waiting on a quote to get my air working. I am so angry about the people you send out. I had someone come out and look at my well and cleaned the contacts only. This did not fix anything.

    I was told by someone I hired on my own that the box on the well needed to be replaced. 75.00 for each visit and nothing fixed! I had a plumber to call a contracted/ Bonded plumber because your Co could not find one to fix the leak in the garage which I paid 75.00 to you and the guy came out gave me a quote and I sent it in and you were asking for an itemized statement. I hire someone on my own and paid 2000.00 to fix the pipes that you were could not send anyone to help repair. I am paying a monthly fee plus 75.00 service call for people who are not fixing, repairing and doing a half ass job and nothing is working properly. So. No the work was not performed correctly on the air, well or pipes. Your company needs to find better companies to contact with. I think one more bad person comes out I will be canceling your company. I will be sending you the bill for the air conditioner when JB air fixes the air your people did not fix!!

    I overall am satisfied with my result. I think the company finally came to a fair and just solution. The reason I have still knocked off two stars is because of their automated phone system and because my final solution took two full months. Their phone system takes way too long to get ahold of a representative and when I finally would, the rep wouldn't have the most up-to-date info on my service case. I'd be on the phone a minimum of 2 hours every time to get updates, if any.

The Warranty service subcontracts to repairmen nearby, so this review is strictly going to cover the customer service and resolution handling of First American's responsibility to cover and maintain our appliances.

    The first repairman was a joke. Spent 3 seconds looking at the fridge and left. We requested a new repairman as we had no faith our issue would be resolved with that subcontractor. First American provided a new service repairman to inspect the issue. This was good. Second repairman spent time and really diagnosed the issues with the appliance. Parts and labor were beyond the scope of the pre-approved amounts First American allowed, so the repairman got authorization for the repairs. First American approved and arranged for the repairs to be made the following week with parts being shipped out to us directly through them.

    The parts never arrived. We had to follow up several times. Each call takes a minimum of 40 minutes to even get to someone. After weeks of calls and representatives answering my calls, I still could not get an update on the parts. Even then, the rep tends to not know anything about the account and a transfer is initiated which takes another 20 minutes. Based on the 15 times we have attempted to call (which I have been tracking now) this is always the issue. This appears to be a designed hurdle to limit the need to support their customer's requests. Most people cannot plan and forfeit this time from their working days. We have had to take special time off, miss out on work and pay in order to try to resolve this issue through their channels. At this point I honestly think we can resolve this through litigation quicker!

    The reps could never tell me the status which is terrible as that is their job. I finally got a status update two weeks later after dozens of calls and the parts arrived a more than a week after that. The 2 parts finally arrive June 16th and two technicians arrive June 18th. These 2 technicians diagnose my fridge a completely different way (than the past 2 visits I received from the other technicians) and tell me that the 2 parts that arrived June 16th will not help. They place an order with First American for two completely different and new parts.

    Fast forward to today, July 1st, another two weeks after the last technicians visited and I have heard nothing from first American. Meanwhile it has been two months since I started my service request and have not had a working fridge! What am I even paying for with this warranty company at this point. This company feels like a scam. I call daily at this point and I can never get ahold of my "assigned rep". I have left dozens of voicemails and written emails over these two months and nothing!! First American has never called me back although they have promised to do so many times. I am on hold as we speak! Just to get a rep to answer a call takes hours! They put you on hold and transfer you multiple times. Every attempt I call to get an update takes at least two hours on the phone only to still have no answers for me.

    The hours I have lost, the time I have taken off from work to be home for these technicians, and the pain I have felt for not having a working fridge for 2 months is beyond ridiculous. I want justice. I want what is fair. There has been many heat waves here in CA and I haven't had cold water or food since do not have a working fridge. My health is now at risk and I will not take this lightly.

    This is the worst company I have ever dealt with in my life! I agree with all the other reviewers in that I would give a zero star review if it were possible. This is just poor customer service by design. the company limits the ability to even contact them by design to avoid paying out service requests or providing support. This should be investigated and a class action lawsuit should be approached. The fact that I've already paid $645 for nothing. They have yet to replace or fix anything even though I've been promised otherwise. Do not ever use this warranty company.

But I have one claim where the company that they hired gave them a false report and turned in that the unit had been repaired when it hadn't. By constantly calling them back and going through that process, they finally executed the repair, and although it's not 100%, at least the unit working. Other than that, First American does very well and I'm pleased with them.

    Would give negative stars if I could. This company is unreliable and dishonest. They assigned a company to repair our washing machine that had 0.5 star and terrible reviews but since they were contracted with First American, they assured us that they were a reliable company. This company came to our 3 times over a 6 week span and were unable to repair the washing machine and kept telling us they needed to order new parts until finally, they deemed the washing machine was unfixable and needed to be replaced. First American tells us that this is indeed the case on Saturday and they are waiting for a report Monday. However on Monday, they now tell us that the repair company found a "bra wire" in our washing machine that caused damage and it would not be covered.

    This was a shock because neither the repair company of First American said anything about a wire on Friday or Saturday, and now they cannot provide us with any invoices of the work they completed when they came, and will not allow us to speak to a manager or the technician because they do not speak to customers. There is no wire to be found in all the parts they left strewn around our washing machine and all they could provide was a zoomed in picture of the wire that could have been taken anywhere. The repair company also broke several other parts of the washing machine during their attempted repair and now we do not even have an option of trying to repair the machine because several other parts are broken.

    After several calls from to First American to ask for proof of this, they say they cannot release notes to customers and the proof is in pictures uploaded to my customer portal which when clicked on, lead to nothing. No one (and I have spoken to over 10 people at this point) can answer any of my simple requests for proof of the invoice or notes but then continue to say that it will now suddenly not be covered and even closed the claim. I spent 3 hours of hold only to be disconnected and never got a call back from the supervisor who this was escalated to. Please don't waste your money and time on this warranty company! Would not recommend it to any homeowner.

    I filed a claim with them for a broken water heater. They came out 2 days later and said they had to order the part. They then said that I would have to pay $500 in modifications to install the new water heater because they ordered a different brand than what I currently have. Part of their modification include water and gas lines which are necessary for proper use, not modifications. I can't get anyone on the phone to understand that those modifications are required, not optional. Their cash-out option only covers the cheap replacement part, not even close to covering the cost of a complete install. I keep getting transferred to people who just state the contract and limited liability. Their service absolutely terrible. They also wouldn't be able to install the new one until almost a week after it initially broke. I have children. I cannot be without hot water. They truly don't care about maintaining their customers or doing quality work.

    After being a member of this corporation, we put in our first request to repair our washing machine 6 weeks ago. They said it was unrepairable, and said they would replace as per our contract. They do not return our calls, don't show up for appointments, 4 repairmen have come here to say we need a new machine. The dates the repairmen came out are May 24, 2021, June 1, 2021, June 9, 2021, June 21, 2021 and no show June 28, 2021 and June 29, 2021. We are still without a repair or a replacement.

    First American Home Warranty is the most dysfunctional, unhelpful company I've ever encountered. They seem to only be good at one thing: taking your money. Two things if you include wasting your time. Three if you include NOT fixing anything. 6 MONTHS AGO our fridge broke so I filed a claim. 6 MONTHS LATER the fridge is still broken and I have a garage full of random fridge parts First American sent us, most of which have NOTHING to do with the issue. And during that time, I've wasted hours trying to call them to get service even while they continue to bill me every month. Our policy came with the house so we didn't shop around and I don't know how their price compares to others. Maybe they're so bad because they're cheap? But I can say with confidence you will get nothing for your money if you need them. Except a total nightmare. Do yourself a favor and stay away.

    We had a bathroom drain in the tub and sink that broke and called our home warranty company. They sent A to Z plumbing out and when they came out they looked at both and said they couldn't fix it and would have to remove the entire bathtub to replace the drain. I called First American and sent pictures to a Shelly ** and she said she has seen this 3 times at her own house that is over 60 years old. She said she has no idea why it would be denied and overturned it because it was obviously normal wear and tear.

    They sent Vintage plumbing out that said he would have to call and talk to First American for approval because he may have to cut a hole for access. Two days later I had heard nothing and called the plumber who wouldn't answer then I called the warranty co who put me on hold for an hour to tell me it was denied again. I said no it was overturned and they tried to call the plumber who again didn't answer. I am now on my 5th call to customer service and still can't get ahold of the plumber. First American said it was their policy to not let customers speak with their managers. I am not sure how that is possible. I have talked to Ella, Mireya and Juan and the first two promised to call me back and didn't. I wouldn't recommend this company to anyone. Horrible customer service and apparently no management.

    I submitted a claim and I was dealing with a business that was very difficult to get to come out. First, they couldn't see me for a week and a half. Then, I agreed to a phone call, but it didn't get through. I offered to set up a Zoom and they said they didn't do that. They offered to come out on Saturday and told me on the phone that they'd be here at 12:00 to 5:00. The next day, I received a text that they would be there from 3:00 to 6:00. So, I assumed the text was the most recent as that's usually how it works. I was home from 2:00 to 7:00 and there was no way to get them because it was a Saturday. When I called up, they said I was supposed to be at home from 12:00 to 5:00. But I told them that they sent me a text about coming at 3:00 to 6:00.

    Every other company that First American sent me had it together as far as they called and the person who'd be coming would give a 30-minute notice. But this contractor was really rude. You're waiting 30 minutes for them to answer the phone just to be spoken to poorly and I don't think that's who First American is. Then, it took them a while to set up another appointment. I had to get the home warranty involved and they ended up coming. But when the tech was here, he said that I had a faulty motor on the refrigerator and water damage. I told him that I've had that water damage since I've moved in but the water was not hooked up. He insisted that it was hooked up, but I asked him to look and he said I was right.

    Then, when he talked to First American, he told them it was water damage. There was nothing in writing and First American didn't even bother to follow up. I just got a phone call saying it was not covered. I really felt it became personal that I had complained about them. It was a little suspicious in the sense that the refrigerator had been working fine. There was no more water damage because it had been disconnected for 10 years. It was really frustrating to me more so that no one even bothered to follow up and didn't read red flags. I also didn't like that a technician could leave and tell me one thing, and there was nothing in writing and then he'd say something else. The bad part was, no one wants to go without a freezer for a month, and that was what ended up happening. And I just ended up buying another refrigerator.

    Other than this incident, for the most part, my experience with First American has been really great. The electrician that they sent was amazing and went above and beyond. I really loved him. Overall, I've been really happy. It's just they shouldn't be dealing with companies like the one I had for the refrigerator. If I have to wait longer than a week for an appointment, then it should be next company or give me another option.

    I'm a little bit frustrated at the communication early on and how long some things took. I called right away and things moved quickly. Then, I got in touch with the contractor and they said they couldn't be out for three weeks which was not okay given the heat. So I contacted First American again and said that my situation was an emergency. I was told that things had been upgraded, sent to consumer services and that I would hear back within 24 hours to fix. I waited a bit longer than 24 hours and called back. I was told, "No, you were not upgraded. That never happened. I don't have any record of that, and so we're gonna have to start that process now." I told them to start calling right away and I was told that it was a weekend and that they couldn't get a hold of anybody. That delayed my claim for four days.

    First American's special agent then gave me the ability to go outside of network which was greatly appreciated. The tech was able to fix it and according to him, the fuse blew. He also doesn't think that my AC will last much longer. I will most likely be using the service again in the summer. Overall, I'm happy that I have air conditioning. My expectations have generally been met but the expectation is that the policy guaranteed liveable conditions. This repair would have cost me 120 bucks more to get the issue fixed myself but it would have been fixed a week earlier. In most contexts, I'll wait a week to save 120 bucks but not when it's this hot. I love First American and I appreciate the way they've helped me. But in this incident, I would have paid out-of-pocket to get my issue fixed.

The washer just kept on doing what it had been doing, so I called again. When they sent the tech out, he said that the part that causes my machine to spin was overheating.     I was told that First American Home Warranty would save me money. It also would make it so much easier for me when I had a problem with something in the house here that was insured. I've had someone in before for my microwave. I had to have that replaced and that went pretty well. But this time, it's been a mess. I've got a repair going on now and I was given an appointment for yesterday between 10:00 and 2:00. The tech told me to turn my refrigerator off the day before so I did. I had to take stuff to my son's and he had to put my refrigerated stuff in and buy ice.

    But then the repair people from Sears didn't show up. It turned out that one of the parts did not come in yet. But they never let me know anything that they were not gonna be there. The reason I am just aggravated at the insurance and the repair people is because when something goes wrong with the whole thing, I can't get in touch with anybody. I tried every way to get in touch with somebody. It took me all day to get in touch with anyone. We're going on three weeks now with this refrigerator freezer issue. I'm not very happy.

    Our A/C is covered. It is a heatwave. Day 3 of no a/c. The technician has diagnosed it but won't move forward with the repair until FAHW approves. The woman on line (we've been on hold at various times all day and for the past few days) says it could be 5 more days! There are children in the house and there have been numerous local hospital admissions due to heatstroke. No response from anyone online. I watched the technician put in the order, and FAHW is pretending they didn't get it.

    I submitted a claim with First American because we have a tub problem, something's wrong with the pipe. But they're not fixing it, so it's not a good claim. They're not giving me the rest of the information. They told me that they would have to look at the pictures to see whether if the plumber said valid stuff or not. Yet, they don't have the pictures, and then I just got a letter saying that they're not going to cover it. So I'm trying to figure out why in the world did they tell me that they had to have the pictures, and then they don't have the pictures, and they're still saying that they're not covering that.

    But they're good at covering a claim. This is the first time they ever said no to something. But that's with the plumber and they won't give me a second opinion with another plumber, although it's taken over a month just to get me having a plumber in there. Also, if there's a problem, I have to call them every single time nonstop to get the issue fixed. They do not call me back. I'm always on the phone trying to get the problem solved. But other than that, they eventually get the claim going and they fix it. If the product is not able to be fixed, they give it back to me. If I have the system working to where it could get to work, then it's good.

    My oven wasn't working right so I called First American. They sent someone out to check it out. It had a motherboard that needed to be replaced so they replaced that. The oven latch kept sticking when I was trying to clean the oven and they fixed that too. I was extremely happy. From the time I called in, it took about two weeks before the repairman can make it. But when he made the appointment, he was here on time. He was here probably two hours at the most and cleaned up everything when he left. First American saves money long-term. You pay a big bunch of money at the beginning but if you have a problem, it picks up the cost. I'm not sure how much the motherboard would have cost, but I'm sure it would’ve cost me more than the home warranty did.

    We bought our new home and thought we were so lucky to get the home warranty for our appliances, well 2 months and tons of hours wasted on the phone, plus the multiple strangers they keep sending to our home to not fix the problem, we are not feeling lucky. We have had an issue with our dishwasher after two tech visits and one repair attempt it was still not fixed, I had to call American Home Warranty and fight with them to not send the same tech after he no showed for the 3rd visit. Then they send a second company who looks at it and diagnoses the issue. And no one who is “handling our case” will contact us. Worst communication and the worst customer service. They act like they are doing me a favor by not charging me the deductible again, the problem was never even fixed!!!!

    I was with Choice Home Warranty and I wasn't very happy with them, so I started considering other companies, and that was when I got First American's sales flyer. The contractors have been very cordial and professional. They rarely don't meet the timeframe that they give you, and they clean up after themselves. The only thing is I find setting stuff up online a little confusing that I had a hard time with it. There's a whole lot of questions, and there's never been a response that fit my needs or matches what I was trying to say. I end up usually just hitting a button until I get to an operator.

    I've had two claims with First American Home Warranty and the submission was very easy. I used their online portal, and I got an immediate response within a few hours. The first claim was the door rekey, and that was good. The second one was when the water was clogged in one of the bathrooms. There was seepage. The clogged water was resolved, but the seepage was not covered under First American Home Warranty. The technician who came to check the water seepage told me that it is not covered. For the water blockage, that technician was really explaining things and he was very good.

    So far, the two claims were good. But they could probably cover more things with respect to homes. Right now, we are paying $75 each time somebody comes out. The coverage and the amount for each time somebody comes out could be reduced or increased accordingly to the job. Certain jobs do not require more than 15 minutes of effort, so it's not too difficult.

    We had an issue with the blower motor for the air handler for the air conditioning. I called First American Home Warranty. It’s irritating that it usually takes about a week to get somebody out here. That's nuts when you got terrible heat. Somebody came out and they ordered the blower motor. It came a few days later, so now we're up to 10 days, and then they installed the motor. It worked, but it had to be the wrong motor because it made a whole lot of racket inside the house when the blower was running. Then one day, it decided not to work anymore. I called back up and I said, “Hey, this blower motor is not right.” So, they sent out a different company. A technician came in and looked at it. He said, “No. This is bogus. This thing is a universal motor they put in there. It's not the right one.” They got the right motor, put it in, and the thing has been whisper quiet and very efficient ever since. So I'm happy chappy with that episode.

    Two months ago, my refrigerator freezer just quit. I called up, then I went online to answer the thing as well. They had a problem apparently of getting some sort of appliance technician. The one that's normally used was Sears, which is like a generic service company. They operate on all of appliances and I know that they've got access to all sorts of parts. It was 10 days out after I called that they would first send somebody out. And I thought that's totally unreasonable to have no refrigerator or freezer for 10 days. I'm not going on a 10th camping trip someplace. You lose a whole lot of perishables and everything else, which is not your fault as a company. They explained that. They're not liable for it.

    I called back and I said, “Hey, is there somebody else that might respond sooner?” The next thing I get is an email and it said, “This company should be calling you.” It was four days rather than a week. So this other company came, and I thought, “Well, it wouldn’t knock you over as far as having a piece of equipment, like a truck, a spiffy uniform and all the rest of that stuff.” But the tech did have a shirt with his company name on it and a proper ID. He knew his business. He came in and inspected everything for about 45 minutes. He said, “Now, I gotta call for parts and get approval from First American.” The next day, he came back and he had a little part. He finally sourced out the proper part that fits in between, so it was actually two parts. He came back two days later because the weekends had come in between, and stores are closed. He installed it, and it's been running beautifully ever since.

    First American Home Warranty's policy does what it says it will do. I understand we've got COVID and everybody's supply chains are screwed up and a lot of people don't want to work so available service people are maybe hard to find, but it worked out for me. I had paid Sears with a credit card for the owner portion of the bill, and it's 75 bucks and that was soon returned to me by home warranty. First American has taken care of my appliance issues. The cost is fair, and I'm happy.

    Customer since 2014. Paid annual fee on 10-1-20. Called on microwave 11-30-20; Talked with three people, plus your two in your purchasing department before microwave was replaced. A 'Hisense' brand microwave was installed 12-22-20. 5-16-21 called, microwave not functioning properly. 5-26-21 learned Sears/A&E does not service Hisense brand, which First American should have known; that installer put screws in at an angle and when microwave is taken out, would strip screw holes-- was installed incorrectly. Now waiting on tech from another company.

    The plumbing was excellent. The plumbing company came quickly and fixed the repair. It was much more challenging to get the ceiling in the kitchen fix after the work was done. I had to have someone fix it for me and then get reimbursed. It was only a partial reimbursement.
