I've been with First American Home Warranty for about 29 years. Initially, I encountered them when the previous owners of a home we purchased included a one-year plan. Over the years, I've found that maintaining the warranty is beneficial, as it has helped with repairs or replacements, such as for appliances like a microwave, which were expensive to replace otherwise. However, there are also frustrations, particularly with the claims process, which is now largely online. In one instance, I submitted a claim only to find out that the service wasn't covered. Previously, I might have been guided better if I had talked to someone directly, which the online system didn't provide.
The process of getting appointments can also be challenging. It sometimes takes a while for the initial contact, and while things usually proceed smoothly once the appointment is set, the wait can be inconvenient. Despite these issues, I've recommended trying First American to others, especially for non-critical items that can wait a bit longer for service. It's definitely worth trying it out and seeing how you like it. You have to be someone with patience.

I initially considered several home warranty companies for my rental properties and ultimately chose First American because of their competitive pricing and the features they advertised. But while their portal was supposed to make managing my service calls and claims convenient, I encountered difficulties navigating it, particularly in finding details about completed jobs, which was frustrating.
When I needed to submit a claim, I often found it faster to do so via their portal than calling, although talking directly to a representative can sometimes help clarify what is covered, saving unnecessary service call fees. However, I faced a significant issue when my 40-year-old water heater needed replacement. This involved complicated interactions where I had to hire a separate company to move the furnace because the contractor sent by First American mentioned they couldn't do it. The additional costs for updates not covered by First American were unexpected, totaling over $1200 with each of the plumbing company and the furnace company.
In my experience, while most contractors were satisfactory, resolving issues with infrequent exceptions could become a hassle. Frustratingly, when I finally opted for a cash-out option because of these issues, the compensation provided was insufficient to cover even the basic costs of replacement parts like the water heater.
On the whole, while First American Home Warranty offers a range of service features, the hidden costs and coverage gaps can be a significant drawback. If asked to recommend them, my rating would be lower than favorable due to these challenges.

I recently had my refrigerator repaired through First American Home Warranty, and I was really pleased with the service. I first heard about them from a friend and decided to give them a try. Submitting a claim was a straightforward process, and the service contractors and technicians were quite professional and efficient. Overall, my experience was good, and I'm satisfied with the services provided by First American Home Warranty.

I have never encountered a more dishonest and unethical company. Shortly after my policy went into effect, my pool pump stopped working. The first technician they sent claimed the issue was due to "secondary damage," implying that something we did caused the problem. This was completely baseless, as the pump was installed by a licensed professional, and all the equipment used was fully compatible.
I disputed their decision, and they sent out a second technician. This tech confirmed there was no secondary damage and that the installation was correct. However, the company then changed its stance, denying the claim on the grounds of it being a "pre-existing condition." This is blatantly false. The pool equipment was functioning perfectly on the day my service contract started.
It's obvious this company operates as a scam, taking people's money while finding any excuse not to honor claims. To add insult to injury, I was charged $100 just to have the technician come out and confirm my claim, despite their refusal to cover the repair. Avoid this company at all costs. They are nothing but crooks exploiting their customers under the guise of providing coverage. Save yourself the frustration and find a reputable provider instead. I will be reporting them to the BBB and Consumer Affairs.

I submit claims via the website, which is very easy to use, and the turnaround time has been less than an hour. It's efficient. First American did a very good job for me. If they didn’t, then I would cease the warranty and move on to something else.

I put in a service request when our refrigerator was making a weird noise. Unfortunately, there weren't any vendors so we were given the option to look for an outside vendor and that was what we did. We paid upfront then submitted the invoice for reimbursement. We've also done claims for a garbage disposal, a water heater and some plumbing issues, and we've been very happy with the level of service. The technicians are great. They're very sociable and knowledgeable. I can ask 1000 questions and they're not annoyed with me. I try to get friends and family to sign up with Cinch.

Most of my experience with First American had been fantastic. But I had one problem with the clothes dryer and it took me 10 months to get any satisfaction. That's unspeakable. And there was a firm from Houston that's come out here about seven times and sent technicians out here who spent hours and hours trying to find out what was wrong with it.
One of the guys who came in here stayed not more than three minutes and said it was the motor. Then he came back with a new motor, put it in, and left. He told First American it was fixed but he didn't wait for me to try it out. He assumed that he was 100% right that it was a new motor, but it was not. Since he told First American that it was fixed, they closed the account. Then I had to get a new contract with somebody else. They came out here and worked on it in a while. And they finally gave up. So, First American decided to give me a new dryer. Other than that, I've tried to get online service and get somebody on the line. I tried to get a password and that would be the last I heard from them. I couldn't get anybody to give me access to online service. So, I haven't been able to do that.

Submitting claims is simple. I do it online and usually somebody comes out within a week. Every single service person has been nice, and I've only had an issue once where I had to call and try to get somebody to redo something.

Everything was easy when I had to submit a claim. Customer service was great. Overall, I had no bad experience. When I had an issue with my oven, they sent me somebody to come take a look at it. That person who came couldn't help me. So, they allowed me to go to find my own person and they reimbursed everything. The reimbursement team was excellent. They made everything very easy to work with. I had a great experience with First American.

We thought having this home warranty would be helpful, but they have no one to ever respond to customers, all automated - you will NEVER speak to anyone, no one will help you and your service providers will be so limited they will have you waiting a long time for your repairs because they don't contract with enough service providers to provide reasonable or quick customer service for repairs - you will have to wait, wait, wait. Not worth the hassle and they don't care about your experience in the least. It's a way to delay getting faster service directly on most things that have an existing warranty anyway, this is a cash grab with crappy service, go elsewhere.

2. They delay repairs for as long as possible until you give up and handle the repair at your own cost. They make it difficult to get critical appliances fixed within a timely manner.
3. Their employees/representatives lie and their only goal is to deflect any/all responsibility for First American
4. They violate California law by monitoring and recording their calls without advance consent. This is in violation of Penal Code 632 PC.
These are just a few of the issues that I've identified, but there are plenty more.
Rick, Thank you for taking a moment to share your feedback with us. Our records indicate that you placed a claim for the refrigerator unit water dispenser not working properly on October 28, 2024. We dispatched independent contractor, A Go Home Appliance, who confirmed a mutually convenient service appointment date for October 30, 2024. A Go Home Appliance reported to us that at the time of service, the water dispenser was not working due to the unit temperature setting being set below the recommended setting, causing ice buildup. The technician adjusted the temperature setting and completed a full diagnosis of the unit to determine if there were any further failures occurring; no further failures were found and as such, no repairs were needed. We were not contacted by you again regarding alleged damages to the unit sustained by A Go Home Appliance until November 22, 2024; on this day, we dispatched A Go Home Appliance to return for further diagnosis. On December 2, 2024, you advised us that you did not wish for A Go Home Appliance to return to your home for this additional diagnosis of the unit. On December 5, 2024, we contacted you directly to advise that First American was authorizing you to locate and hire a licensed and bonded contractor to obtain a diagnosis as First American was unable to confirm service in a timely manner for you. Please be advised that the contractors sent out by us are independent service providers and are expected to carry proper licensing and insurance. Per your concern that contractor, A Go Home Appliance subcontracted this work order, you have indicated that you have an invoice received from Top Skill, Inc.; please forward this information to us as First American has confirmed with A Go Home Appliance that the work was not subcontracted. Regarding monitoring and recording calls, certain departments are not recorded, which includes the Claims Evaluation Department, however if calls are recorded you would be advised of this at the beginning of the call. It is our goal to provide our customers with a successful resolution, and we will share your comments with our team to ensure our quality of service meets our customers’ expectations. I'm a Realtor and could be a good source of business for FAHW, but instead I'm disgusted with them. They call and call and call and text and text and text, hounding me to death. I block and report their spam and they crop up with a new number over and over. I've told them to stop calling me to no avail. This place is utter trash.

Filing a claim is very easy. I'd rather speak to a person, so I call the company. My experiences have always gone well and my refrigerator is finally fixed. First American has been absolutely perfect, except for a few things that needed to be adjusted. Each year, their price goes up a little, but that's normal. I would recommend them.

You contact needing an emergency repair (hot water heater leaking all over your garage floor and no hot water) and you receive a text stating that a plumber will contact you within 48 hours. The nice plumber calls and tells me that he cannot simply repair/replace your hot water heater because the warranty company requires that he come out and diagnose, take photos, submit his diagnosis, and then wait to see what they say. This is all 3 days before a holiday and when I have house guests. I called First American to see if there was some way to expedite this process and spoke with a representative (that took 1 1/2 hours because their automated system does not work correctly plus I needed to call a 2nd time because the first man could not understand English). Their response times and customer service leave much to be desired.

We have been with FAHW since we bought our house 38 years ago and have had basically good experience with them. However, something has changed. We recently had a water pressure regulator that started leaking and needed to be replaced. Eight years ago, FAHW replaced it with no extra cost to us. Suddenly, this year they sent out the very same plumber who had replaced it before who now informed us that it would cost us an extra $495 to modify our pipes to fit the pressure regulator that FAHW was providing. This seemed odd and we let FAHW know about it. We asked for another plumber, but got no results. We called a plumber we knew who replaced the pressure regulator with an identical part that fit without modifications.
The cost of the regulator was $423 and their labor was $175. We sent our receipts in to FAHW as they requested. We were then told by FAHW that they would provide a cash out of $115. We asked why since they had covered it before. They insisted that their cost for the part was much lower and they would not budge on the amount of cash out. It appears that FAHW is now trying to replace parts with cheap imitations that require extra cost modifications in order to accommodate it. If we had paid their contractor the $495 for the “modifications” plus the $85 service fee, it would have cost us $580. Instead, our plumber replaced it with the same part and no modifications needed for $598. Where is the benefit of having FAHW? They are trying to go for cheap now. For 38 years they were worth renewing, but are no longer.

When I came down to Florida, I used Service America, but they went out of business. I was looking for another company and spoke to a representative from First American Home Warranty. I went with them for a year, and if I was satisfied, I'd continue, and I have been. I have a pool and I have an extra policy for it. When I needed a new timer a few months ago, I got one and all it cost me was $85, which was the service fee.
When the refrigerator wasn't working, I went on my computer, did a service claim, paid the service fee, and somebody came out. They said that the refrigerator could not be fixed. This is a wonderful company because they brought an older refrigerator with the freezer on the top and hooked it up in my garage until I was able to get a new one. For $85, I got a new refrigerator. I had a recurring problem with my dishwasher and they had somebody come out finally and take a look at it. They figured out what it was and now it's fine. It's 15 years old, but it's still working. I've had three garbage disposals, two washing machines, and one refrigerator so I'm very happy with the service.

How does First American Home Warranty expect to last. It should be Last American outsourced to another county no customer service theft warranty. I have had a broken refrigerator since early October. I have two small girls, and living out of an ice chest does not suffice. I have a home warranty for a reason. The incompetence of this company astounds me. I’ve filed a claim with the Better Business Bureau (BBB). As a Veteran, I’m ashamed you can even use America in your title. I’ve been assigned both Gabriella and Camille as a rep. Never have got a reply from either of them. I spoke to several other people who have told me to wait. How is this American? How is this allowed for a company to take a payment every month and contact you 20 minutes after a non-payment, but once service is needed, crickets? Save yourself the hassle and go elsewhere. Anywhere but this anti-American establishment.

I have had a policy for 2 years with mixed experiences. Their sales staff is friendly and answers questions but not accurately. The claim staff are limited in how they can help you. If things go smooth they are fine. But if you have a problem it is next to impossible to talk with someone. I asked for a supervisor to call me and I'm still waiting to hear from them. They denied a claim for a spa which I paid an extra premium to have covered.
The first year they covered a claim no problem. The second year they denied a claim saying the spa isn't covered even though I paid the extra premium at renewal. I've been unable to get a call returned to protest the denial. They do have less exclusions than most other companies but at a higher premium. Most claims go smoothly, but I've had two bad experiences that have been very stressful. The other experience was with a substandard contractor they sent and it was a horrible experience. And really mean horrible. First American made it right in the end but it was months before the repair got completed.

I submitted a claim 2 weeks ago for an issue with my well outside. First American called someone who came within two hours and fixed the issue in an hour. However, I've been with them for 2 years and I hadn't used my warranty until two weeks ago, but my premium still went up. I have a friend that also has the same warranty, has been with them for quite a while and they still have the same set price.

I've been in this house since June of last year. It was my first time ever purchasing a home and the previous owners had First American. I was going to go with another home warranty company, but didn't hear a lot of good things about them. Something was going on with my air conditioning and I contacted First American because they were familiar with the home. It was easy to navigate the website and to go to the page where I needed to submit a claim. I'm easily confused and it doesn't confuse me. It's very user-friendly. My puppy could do it. The service company came out immediately and I had to pay them $1,000 out of pocket, but First American refunded my money. I wasn't expecting that.
Currently, I'm staying in a hotel because a couple of weeks ago, my sewage backed. I called First American and they sent a plumber out. They're on top of it. All in all, I had never heard of First American, but they got me because of their professionalism and the efficiency when I called about my air conditioner. I would absolutely stay with them. I would keep them because they were professional from day one. I would tell people to forget about going with another company and try First American.

I usually do my claims online then First American responds. It's usually about a day before the contractor contacts me and depending on our schedules, they'll come out. Overall, everybody's been great. They've been very professional, thorough and quick.

It's very easy to work with First American. I've had them for 3 years now, and you can just call and make a claim and within five minutes, they're sending you an email telling you who your contractor is gonna be. They abide by the contract. When I had a plumbing issue, they used a local plumber. When I had an air conditioning issue, they called somebody from another town, but it was fine. He was good. First American is trying to probably get the least expensive that they can and I respect that.

My garage door was having an issue with coming up and going down. I called First American and their response was within a reasonable amount of time. The technician was very good and personable. He went through and explained different things to me as he was doing whatever it was he was doing. But it costs $100 each time you call them and you got to pay that out the pocket regardless of whatever it is that has to be fixed. That's a bit much but it is what it is. I had a problem with the air conditioning one time and the amount of time that it took them to respond to that was too long. But that was three years ago. Overall, First American has been pretty good for me and I don't have any real complaints.

I had such a horrible experience with this company, will never ever trust another Home Warranty. Had a broken drain pipe, this item was covered, and repair approved. The plumber they assigned was Ark Plumbing, they came out and just took some pictures of outside the clean out, said they’ll report to insurance, and would need to be approved for a camera. Two weeks later the Ark Plumbing sent the “camera guy” out, who did NOT have a camera, and did not even go into the crawl space to inspect, said he had everything needed for this repair. A report was sent to FAHW stating I needed a 40 foot repipe, pipe rerouted, with a modification of 18 additional feet.
Due to the modification they put on the report the insurance offered me a payout of just $40 and my share of cost would be $3800. I almost agreed, but neither company would give me a statement in writing. I decided to get my own plumber, got six different estimates, three of them used cameras. They narrowed down exactly where the break was, no 18-foot modification was needed. The information sent to AHW by their Ark Plumbing Company was false, inaccurate, and fraudulent, because no inspection was ever done.
The reason this break happened was due to another plumber AHW sent out 3 months previously, DSG Plumbing, the tech broke the pipe with his snake, even left behind the coil. I had suspected this immediately due to a smell happening shortly after the first plumber left. When I complained to the insurance they did send a second plumber, American Coast Plumbing who refused to inspect, then AHW denied refunding me for the service.
American Home Warranty are unfair and can’t be trusted. They assign plumbers that do not do poor quality of work, most have very bad one-star online ratings, they’re unreliable, give fraudulent information. AHW won’t take responsibility for their bad contractors, they work against their consumers, finding any reason not to pay.

Buyer beware. FAHW says they cover 'water heater' and plumbing problems. WRONG! Our PRV (pressure regulator valve) went bad, caused damage to our water heart and expansion tank, told by FAHW that's not covered under our Essential Plan, caused damage to water softener system (plumbing), told by FAHW that's not covered, destroyed the bladder in our reverse osmosis tank, told by FAHW that's not covered. We paid $612 for the last year of premiums with a $100 deductible in filing our on-line claim. The PRV cost us $518.
FAHW has ignored our Outside Reimbursement Authorization Form they sent us (claim they never received it by email, but our email said otherwise), but they showed the online service request as "Closed-Completed". We were told to re-email the claim, which we did, invoice and photos and have no idea if they will pay the $518 for the PRV. Either way, do the math. Had we not paid $612 to FAHW for the last year and paid the $518 for the PRV, we would have saved ourselves $122.
OH!! and FAHW said they didn't have a plumber to get to us in our area and we needed to get the contractor ourselves (we have 38,000 people in our city and they don't have a plumber? I Googled plumbers for our area and came up with 5 different companies and I called out a plumber to get help). We will file a written complaint against FAHW with our State's Insurance Commission. First American Home Warranty has been acting in bad faith with us on this claim. FAHW IS A RIP-OFF. NO CUSTOMER SERVICE. DON'T DO BUSINESS WITH THEM.

AJ. I submitted a claim to First American Home Warranty on a Monday for my garage door malfunction. The mechanical function capacity restricted the ability to open/close the garage door. With our car inside, this was an issue getting to work and such. FAHW agreed to have a contractor contact me within 24-48 hours. This was not done, as no contractor contacted me. After 48 hours and numerous calls to FAHW, and no contractor contact I had to seek a repair provider to address the issue. FAHW told me a service provider would be available on the Friday and I would get a call to confirm. That never materialized, no contractor called. I had to find a readily available contractor, and requested FAHW return my $95 service fee.

Been more than 5 days and still the hot water not coming. Issue is not fixed, it's winter and it's cold. They are not even letting me hire a private company fix the issue, my family is sick because of this. HORRIBLE SCAM COMPANY. DON'T GET ANYTHING FROM HERE.

At this time, our records indicate that on November 9, 2024, you placed a claim for your water heater not heating water and your shower not working properly, and as such, First American dispatched independent contractor Hi-Tech Plumbing Services Inc who scheduled an appointment with you for November 13, 2024, to diagnose the failure. Hi-Tech Plumbing Services Inc subsequently reported that the water heater thermocouple had failed and requires replacement. Additionally, Hi-Tech Plumbing Services Inc reported that the cartridge in your shower had failed and required replacement. On this same day, Hi-Tech Plumbing Services Inc informed us that both repairs had been made and that the units are now both operational. On November 15, 2024, we contacted you and were advised that you were still having an issue with the shower. As such, we recalled Hi-Tech Plumbing Services Inc to diagnose the failure and consider this claim pending.

I spoke to someone from First American who was very convincing, and we had a nice conversation. I had been with Choice Home Warranty for a lot of years but I decided that it was time to move on. I like the fact that First American will either repair or replace a furnace or an air conditioning unit. That was the big selling point. The rest of it is just normal. If the washing machine breaks down, most of those companies will come in and get it fixed. I'd recommend First American at this point.
I made a claim when my microwave oven stopped working. I used the phone and got through First American, and the tech was willing to come on Monday, but I wasn't gonna be home when he was gonna be coming, so he came on Friday, and fixed it. He explained that he had to open some circuits. Four circuits were involved and they weren't properly opening and closing.

When I had a service request, it was done online and they responded fairly quickly. Their website was very easy to use. The service provider that they hired for us couldn't have been better. I was so overwhelmed with the gentleman that came out to service us that I went online and gave him a very nice review. First American's rate was a little steeper than I thought it was going to be. But it still was cheaper than having to call a plumber ourselves.

First American Home Warranty is the best one I've seen. They have the fewest number of complaints and they had terms and conditions. I had one claim and there was no problem. The contractor wanted to postpone a bit longer, but I said no because it was a refrigerator. They agreed to get someone in six hours, which was very good. He showed up on time. First American sent over the best technician we've seen. I had an excellent experience. I've been through different warranties. First American would be the only one I would recommend. Consider switching over.

First American Home Warranty is a good company. Their rep was very thorough. He knew how much stuff cost if it broke down and how much it was if I got the plan. Also, he gave me a senior discount. The contractor came out quick. They fixed the issue. Two days later, I had the same problem. But the tech came back this week to redo it. He was good, friendly, and knowledgeable.

I recently submitted my first claim with First American Home Warranty. It was a very easy process. I did it online. Someone called me 30 minutes later. We set it up for a couple days later because I was out of town. The contractor showed up at the time they were supposed to. They were personable. They told me something else that was wrong. So, I got the information to be able to call, get back with them on that. It was a quick thing. They got there. They fixed it. Everything's working. I worked the whole time. They didn't bother me.

They were very helpful when I filed a claim. Our hot water heater busted and flooded our basement. They were very good about finding a vendor. They took care of it pretty fast. The techs were also very good and fast. FAHW is very honorable. I don't like insurance companies and the fact that they responded as quickly and as well as they did, we were very impressed. We're very glad we're taking that insurance.

In 2018, we had an issue. It was a bad experience, but since then, everything has been perfect in our experience with First American. Whatever was going on then has been fixed. The techs have all been fine as well. I have a claim right now that they're coming over today.

Submitting claims with First American Home Warranty is easy because I do it online. Also, I get a call from whoever they assigned in about 24 hours. A couple of weeks ago, I made a claim for my heater and they were able to take care of that. I have no complaints with First American so far.

I required First American when I purchased my house from the previous owner. I did it as a protection because I was moving into a new home. I moved in on October the 5th so I’ve had the program for a month and I’ve utilized it three times already. I called the 800 number, paid $5 for the service call and First American sent someone out to resolve the problem. The contractor replaced the motor in the microwave and repaired a leak on the AC compressor.

As a first-time homeowner and disabled veterans/retired living on a set income. I use a home warranty company who I feel their contractors worked for the warranty company. They did not see or treat me as a paying customer. But, with FAHW if they can't find a contractor immediately, they will let you contact your own. Because when something breaks in your home you should not have to wait a week or two to get something repaired. Thanks, FAHW for using common sense.

The gentleman that came was very informative, gave me the information I needed to know about why my garage door opener was not working, he gave me an estimated time frame when he would come back with the parts. Horrible company. They look for any loophole not to cover the appliance. Had a refrigerator that was freezing and ruining my food, by they deemed the issue causing it was not covered. A lot of good it does to have the insurance. Had the same issue a few years back with my A/C and should have cancelled then. I am done with them.

It is very difficult to reconcile your account. Service Request numbers are on a separate screen than the Payment screen. There is no way to check one against the other except for the date, which is a problem if you have more than one order on a given date. Not at all user friendly in that regard.

They have the worst possible contractors in their network. Almost all of them have 1 star reviews on Yelp. I have had 4 experiences (4 different issues) and in each case, got assigned to extremely bad contractors. In the most recent case, the contractor did not pick up calls, did not return calls, for 11 days. First American was totally unhelpful and refused to assign a different contractor. Finally one day, the contractor showed up at my door without an appointment stating that he had scheduled an appointment. He not only did not fix the issue (pool pump leak), but destroyed a perfectly working pool filter. Then I get letter from First American that the problem is not covered because the pump was in working condition.
In another instance, I had a sewer pipe leak. Although this was an urgent issue (all bathrooms were out of service), First American did not send someone right away. The contractor called after a week. Meanwhile, I paid someone else to have it fixed. Although the contractor did not even show up, First American and the contractor claimed that he had come and fixed the issue and refused to refund the service fee. After several escalations, they finally refunded the service fee, but I was still out the $900 I paid to fix the issue.

I had a preseason tune-up for the fall. All Star Heat & Air came out to check to make sure the heating unit was good. They were very professional and they did a great job. My biggest complaint about it is I couldn't talk to a person and I had to keep trying to get to a person. It was all automated. Then, I had some personal expenses and I had to cancel the warranty. Canceling the subscription was a lot harder than making a claim. It was harder to get in touch with someone, but the whole cancellation process was handled very effectively. I would purchase the warranty again later at some point when this issue is resolved. They seem to live up to their claims and do what they say they're gonna do. Also, they were easy to deal with and sent out quality people.

I was talking to my daughter and she had a problem with her air conditioning unit. She said, “I use my home warranty to get it repaired.” I said, “Who do you have?” She said, “First American Home Warranty.” I got it the same day she told me about it. Submitting a claim with them has been easy. I can call them if I want to. I usually just go online and hit the prompt, and tell them what's going on. I get a text message telling me who’s gonna help me and how to get in contact with them. I like the ease of getting an appointment and the speed more than anything. My recent claim went well. I got the day and the time that I wanted. When the contractor came out, did an outstanding job, went in there, solved the problem and fixed it.

We had a clogged drain. FAHW made the claim process very easy. The vendor they sent out has been here a couple of different times over the years and he's very helpful. It was a wonderful experience as far as the clogged drain goes. Most of the technicians are great. I've never had a problem with the technicians. Sometimes the problem doesn't get fixed, but maybe it was the wrong problem.
However, one disappointing thing this year is they now charge me $100 per incident. So I had two clogged drains. Previously, I would pay 100 bucks or 75 bucks and they would fix both drains or whatever plumbing issues were there. Now even if it's the same plumber coming, and you've got a backed-up toilet and a clogged sink, that's considered two visits. That would make me reconsider renewing for another year after this.

Every time I've submitted a claim has been great. The techs come on time, got me notified, and did the job. For my pool, it took a little bit longer to send somebody out because it was during the summer time. But they were really good. Same with my air conditioning system. It was a 100-degree temperatures but they still sent somebody out within a reasonable time. They did disallow one claim and they rightly did so because it wasn't covered in the warranty.

When my wife bought a new home, the seller offered First American. We've had them 20 years now and they weren't so great. But this time, they were terrific. I had a hot water problem on a Friday morning. By Friday afternoon, they had sent somebody out here and solved the problem. I thought that I was gonna get stinky over the weekend. I told the dispatcher who was sweet that they may not want to wait the weekend. That was the first time that they were prompt to send somebody. The technician, David, was great. He liked wiring.

I've been pretty satisfied with most of First American's contractors that have come. At the beginning, their contractors did the work but they could have been a little bit more professional. But it seems like they've gotten better with the companies that they're using now. I do prefer if the technicians were gonna come into my home, to wear those little bootie things over their shoes. I've been pretty satisfied with First American recently because at the beginning too, they either took forever to answer or to call me back.

I would have put 0 star if available!!! This company sucks!! RUN AWAY as far away as you can, I purchased a home warranty from FIRST AMERICAN HOME WARRANTY and been with them for years, they have promised to repair any of my appliances under the contract or replaced if needed. They were so persistent for me to renew my contract since I never needed them. My HVAC went out and for 4 months I battled with them until I finally reach out to their upper management, they tried so hard to dismiss my claim instead of finding resolution. They found out I rent one of my rooms to help supplement my income and cancelled the contract in a heartbeat and claim they don't cover commercial properties. INSANE right?

Tried to renew online and couldn’t. It didn’t recognize my password so I tried to change it. Received a code to verify my identity. I followed the instructions but couldn’t complete the transaction. I tried again but wasn’t successful. I waited a bit and tried again. It couldn’t recognize my password. After several failed attempts I gave up. I received an invoice in the mail yesterday so I guess I can renew that way.

We've recommended First American to numerous people. My husband has had it for about 10 years, and we've been married for about nine. They've always answered the phone when I call, and the reps are very professional and give me information. They're efficient and when they tell me somebody's gonna be here, they're here. Recently, the top basket on my dishwasher was loose and I couldn't shut the door and use the unit. The service person came out and fixed it. He was on time and gone in just a short time. Anybody that First American has ever sent out has been very polite. There was one contractor a few years ago that we had to have somebody else come back out though. Overall, we're very pleased with First American.

First American assigned an excellent service company to handle our project, Northern Horizon Heating and Air. FAHW did not challenge the request for a complete replacement of our AC system and worked efficiently with our contractor to expedite the installation. This insurance company use bad provider (house pro), to don’t pay insurance for customer, waste money and waste time. My HVAC's problem is running loudly. Your staff came and checked it today. He said the HVAC runs loudly because Blow motor is dirty. He said he needed a clean blow motor and charged $520. but he doesn't know after cleaning, the motor will not run loudly.

So far, it's been good with First American. We've had them for four years now. We had a stove that went out and they sent someone out right away to look at it. The technician knew what they were doing but because it didn't have a model number on it, they couldn't fix it. First American wouldn't buy the kind of stove that we wanted. It was a 40-inch stove and that's what we had to have to fit the spot so they gave us the money for what they would have spent on a stove.

First American is quick to respond to service requests. They also do follow-up sometimes with situations to let you know what's gonna happen and what to do if you don't hear from the company that they have referred the case to. I called them recently for the water faucet in the kitchen to filter water that wasn't working properly. In the meantime, another issue came up. I pay $100 every time somebody comes in to make a repair and they were able to take care of two on one call. The guy couldn't do it all that time and had to come back but still, it was only $100 for me. That was neat.
I had one experience where First American was not able to find somebody to make a repair so they told me to go ahead and find somebody. When the person would come when they did the evaluation, they were to tell me the cost and I was to call First American and let them know what the cost was. The person quoted me a figure that was $25 more than what First American had told me their limit was. I told him to go ahead and do it. First American didn't pay me that additional money, and I didn't like that. It's a hassle when somebody comes to then take time and have to call them and wait on the phone. But that was their rule and I knew it ahead of time so it wasn't a surprise.

I've been with First American for 21 years because I've gotten benefit from it. It pays for itself. It's very common with the air conditioning unit during the summer that something goes wrong, so I call up First American and then the contractor comes in a few days. They repair it and I only pay the initial fee. If the repair costs $1,000, I'm still paying that initial fee.

First American is one of the better warranties out there. It’s at the top two of the list. They’re very good at getting a company set up. Even when an appointment didn't happen as quick as they wanted, they were very proactive to get someone out to the house. Dealing with the claims rep was excellent and it’s aways been a positive experience with the techs. The quality is good and the price is okay. I'd like to see the house visit go down a little bit because the monthly payment to have the warranty goes up each year. So, when the technician comes to your house, I'd like to see that go down $5 or $10.

First American has an increased level of coverage and there are no limitations in reference to the age of the equipment. I've done one claim and it was simple and smooth. They sent me a picture of who was coming, their contact information, and the date and time of when they were coming. The repairman who came told me what led up to the issue and what to do to prevent it. He was very informative and explained everything very well. Home repairs can be extremely expensive and I highly recommend First American.

Submitting a claim is a really simple process. I really enjoy that. I just enter what I need and before I even hang up, I'm getting a text that it's been assigned to somebody. Within 24 hours, it says who's been assigned. Then the contractor will send me the date and time that they'll be here. It all just goes like clockwork. First American is really worth the expense. It's been a very, very pleasant and user-friendly experience.

I have called 4 times to have one contract remove that should have been taken off over a year ago, however it is still there and I am STILL BEING CHARGED MONTHLY FOR A HOME I DON'T OWN OR LIVE IN AND STILL BEING CHARGED FOR MY CURRENT HOME.

I had a great experience with the claim for the garage door but it was horrible with the AC. First American said they had to give the company 48 hours to reply. However, they picked a company that was closed on the weekends as well as after-hours. We were without air conditioning for about a week and a half in triple digits. But everything worked out great. The company that came out was good.

I have been with First American for more than 15 years. I used to have them on all my properties, and now I only have them on one. It's a love-hate relationship because sometimes they are really a pain to deal with. They find every excuse not to cover the problem. Sometimes, they are really wonderful. I used to have them at one of my properties in Oak Park and they gave me a very hard time about an air conditioning issue. Somebody came in and did some strange wiring without any permission and wanted to get money outside the warranty. I have a warranty. That's why I pay the warranty company. That somebody that came in who was hired by First American was not authorized to do any work that is not covered by warranty. So, he came back and ripped all the work. If I wanted to take legal actions, I should have, but I didn't.
First American said, "Oh, to cover the compressor, it's $800." They did not want to do it. So, they ended up giving me a check for $800. I had to hire a private contractor and they changed the compressor for me. That made me also part companies with them at that property. For minor issues, they're very good. I still have them. Sometimes, I really like them a lot. Sometimes, whenever I have a major issue, they try and try their best not to do it.

Five years ago, I moved into a new condo, so I looked for a warranty company. I looked at three and went with First American. One portion of this is very poor and another portion is decent. It's hit or miss, and it's very hard to get decent people coming out. I had service done in Philadelphia in my apartment in Wynnewood and the people they sent to work on my stove did a terrible job. They had to come back four times and it's still not right. The cooktop still doesn't work. I have to call First American again, but I don't have the time. I'm working, so it's very hard for me to schedule them. They will also charge me again, which I'm not happy about. On the other hand, I had something done with my refrigerator and they did a good job.
First American sent a reputable company to do the job because it was a fancy refrigerator and the regular people couldn't fix it. The contractor was wonderful, and I was very happy with that, but that was a different time and location. I used the home warranty another time for a different appliance and I ended up having to pay to have an oven installed because they had crazy people. They dropped off a big, giant box in my living room and left it there for days. I had to call in a contractor to install the oven and they charged me $700, then a week and a half later, someone called me from Lowe's and said, "Oh, they're gonna install the oven." I said, "No, it's installed." I wasn't happy with that as well. If someone's gonna get First American, they have to be on top of every issue. If they don't like the people that they send, if they don't seem to know what they're doing, they have to get on First American to send somebody else.

I also had a claim for a washing machine and I don't know how long I waited, but it took a long time before I got a new washing machine. Still, I've recommended First American Home Warranty. When I bought our house, the previous owners bought this home warranty for us.

We've had First American since January of this year, and we've had four minor claims. Everything's gone well, and I haven't had any complaints. There's some really good service people they're contracted with. They have been very professional and helpful.

Twice, I had a problem with my air conditioner. It wasn't cooling, so I called it in and it was easy. The claim was put in by the warranty people, and the contractor they sent was very good. Overall, I only had First American for a short while, but my experience was very good. I can't complain.

I would give zero stars if possible. On Thursday my water heater burst and we put in a claim. They assigned me a plumber that was working out of town until the following Tuesday. He said he told them but they assigned him anyway. So on Friday I informed them he was out of town and to re assign me a plumber that is actually working. They said for me to wait for dispatch to email me with another plumber. Well it is now Saturday morning and no plumber has called me.
So I called again and asked talk to a supervisor and he said that dispatch was on the phone as we speak trying to find a plumber and I should know something soon. Well it’s Saturday night and still no call. There are over 900 plumbers in my city and they can’t find one? I highly discourage anyone to purchase their home warranties. I think they are delaying the repair until you hire your own plumber and then they can deny the claim. What a joke. BEWARE.

Technician came within the slotted time. Diagnosis was quick, but a part had to be ordered. The time for that and his return was about a week. Replacement of the part was relatively quick and easy. Tech was polite and careful with tools and shoes. That's about as good as any warranty action could be.

Current Electric was called out to assist me. Clint was the tech sent. He was so awesome! Friendly, funny, professional. It only took about an hour for him to figure out what was going on and I was back up and running. I called First American for some info and the rep was super helpful and made sure my service request was accurate for me. My only complaint is I tried to log in online and forgot my password. It has you click a hyperlink to reset it, but the email NEVER came through.. Other than that it was a wonderful experience. I've had first American for four years and this was my first time using it. I'd recommend first American AND current electric.

While I have been happy with FAHW, I was not happy with the refrigerator repairman. He was unprofessional in my opinion. He brought his young son with him to my home and my roommate had to watch him. The initial diagnosis was over the phone. When the part came in, he showed up without letting me know I needed to defrost fridge. His 3rd visit was ok, but he made me nervous, because he was very rough with parts in my fridge. I will say he did an okay job, but not one I'd want to repeat.

I've had experience with First American since 1994 and I know Marilyn who's a local representative, and she's very efficient and helpful. I'm a Realtor and I selected First American because of my experience in the real estate world of seeing how consumers have benefited from it, and I felt like the price was right. Time and time again, I've benefited from it. So, I just continued with it.
We've had it since our first house. I like the convenience. My husband's not handy and he's busy. So, we just have a professional do it rather than doing it ourselves. Our most recent claim was for an air conditioner. We have a total of three air conditioners. We've got one unit upstairs, one downstairs, and then one was replaced, one was newer. One was above our garage which is attached to the house. This one wasn't that old, but there was something in the unit that needed to be replaced. They were so helpful because it was during the heat wave.
They even gave me money towards an individual unit. They stayed right on top of it. They took care of us and it got done really efficiently. It was in the worst heat wave and there were parts that were being difficult to find. So, I couldn't sing their praises enough. As far as the quality of contractors, I always think every fourth one is not quality but I always feel like I can give them a call and say, "Look, find me somebody else." Early on, I made the mistake of being too shy and letting someone come in knowing they didn't know what they were doing. If they appear like they don't know what they're doing, I just back up and say, "Well, we're not the right fit." I call and they assign me someone else.

First American really delivers as a support for house repairs in many critical areas of home ownership. The local providers are really reliable and quick to respond to work orders. I have had many home warranties, but First American far exceeds the other companies in service and reliability. We had a claim for an expensive brand of dishwasher which they replaced with the exact same brand with updated model.

Matt came to check my a/c unit not cooling. He was very pleasant to deal with. He assessed the problem and found bad starter capacitor. He had one and replaced it, checked coolant. Matt went on to check for other problems and found none. He was very explicit how it worked. Resolved problem. Thanked me for using his company.

The repairman was able to come out the same day for the repair. The sensor just needed an adjustment. He did the adjustment and then gave me some pointers on improving the garage door system. He was very friendly and gave me his card if I needed anything else. He was also very professional

It's very easy to submit a claim. I usually do it online. When one of our two air conditioning units stopped cooling, First American had a guy come out and he was very prompt. The unit started cooling, then a few weeks later, it stopped cooling again. I was able to just reopen that claim. He came back out within a day and got it cooling again, and it's been good ever since.
Most of the time, our claims have been fantastic. We had one this summer that was a plumbing thing, and on the front end, it was a hassle getting scheduled with the company who rescheduled us three times after we waited through the arrival window. That was not normal. Over the past eight years that we've been with First American, most of it has been smooth-sailing. The scheduling aspect was a pain with the plumbing company, but in the end, they got the thing taken care of and everything worked out perfectly. We're happy with the work that they did.

When I call in, the people at First American have been fine to deal with. Over the years, there were a couple of instances where the response from the subcontractors wasn't that good. But recently, the response from the people that come out to do the work has been good. They seem to do a good job which is the important thing. Fortunately, I haven't had any big claims. Mostly, it's small repairs.

First American covered our claim. I'm satisfied. Any technician they send here is good. The only thing that I'm not good with is they replaced my microwave but the one that they brought in is not that good enough.

Call was made and repair did not fix the problem, second call was made. Was told over 90 days since first repair so needed to place a new work order. Placed a second work order and service provider said part could not be repaired and ordered a new door. After weeks, we received a letter from FAHW stating the claim was denied. When asked why it was covered the first time; was told it should not have been. They didn't mind taking the two payments for the service calls. It feels like since they were going to spend a little money to fix our problem it wasn't covered. Seems a little fishy to me. We have had this company for over 12 years with little use and treated this way. Maybe it's time to rethink about having FAHW. I have recommended this company to many people but I will never again.

I've had First American Home warranty to cover my appliances breakdowns and it came time to use it. I submitted a claim for my washer that was leaking water. The tech came out but I didn't get a response after a few days so I called in to find the claim was denied because they don't cover a soap dispenser! Now how does a $ 20 soap dispenser affect a leaking washer? I went back and forth with them and now I'm out of a washer going on 2 weeks. I have kiddos in sports so I needed a washer. This company didn't honor their warranty and I canceled their product and bought a new washer. STAY AWAY FROM THIS COMPANY!! THEY WILL TAKE YOUR MONEY AND DENY YOUR CLAIM!!

I like First American because it's quick, efficient, and when you call, they're right on it. Overall, they do great customer service. I never had a problem submitting a claim. I usually go straight through the automated, and it's taken care of, and they shoot me an email, and it's done. I wasn't without my hot water heater that long because it happened on a Saturday, and someone came out on Tuesday. The contractors have been great. Overall, it's been a great service, and I would recommend to anyone, which I have been.

We have First American on three properties now. I send in my claims online and then if there were any questions, I called in the past and support has been friendly and responsive. I've had no issues with them. It's been flawless. Most recently I had a problem with our air conditioning. One technician came out but he came in the morning when it was cool. After a couple of days, we noticed that it was not working properly. I contacted First American again, and then they sent another technician through the company that they were contracted with who was more of a senior tech. That person came out and spent about two and a half hours and resolved the issues. It has been working flawlessly ever since. There was a few-day delay with the company that they contracted with. But they came back and did a very thorough job. So we were very happy with the results.

When I have a problem, First American Home Warranty takes care of it. The guy did a good job. Had it fixed in 30 to 45 minutes. All he had to do was look at it and he would have found the problem. And it works fine now. Also, he was personable. Anything I asked him, he showed me or explained it. I was very pleased with the whole thing because it was my only shot with him. He took care of the problem. When I talked to Rafael, it couldn't be a bad problem. He had it done and fixed. And he will turn in a report on the whole thing.

First American was recommended through our realtor. They've been an easy company to work with and are responsive, and we've been with them for eight months now. But you can only submit a claim online, so you have to have an account activated. Then you can submit the claim and wait for them to contact you. I haven't had to do anything in emergency but everything that I've had, I was able to deal with and wait for a contractor to get to me. Some of the contractors are good but some are doing just the very bare minimum and not fixing the issue. I've had to have two people come back twice to fix additional issues after they've left.

I've had their service for 2 years, and every time I tried to make a claim, they found ways to declare almost everything uncovered. This has happened on two separate occasions – once with my garage door and another time with my water heater. They send out technicians who provide highly inflated quotes, making it clear they don't actually intend to cover the repairs. On top of that, they still charge you a service fee, even when they refuse to cover the claim. It's obvious this is just a way for them to profit off customers without providing real coverage. This company is running a huge scam, and I strongly advise others to stay away from First American Home Warranty. You’re better off without any home warranty than being stuck in their web of deceit.

The techs came out and worked on the washer and dryer, and the hot water heater recently. The repair took a little bit longer than I was hoping for but it’s from the contractor side. First American is worth it.

I wish I could give a negative star. The service has been pathetic.. It's been 2 months since the service request for repairing a dishwasher has been put in. They have hired an incompetent contractor who has visited 5 times (half of the time with wrong parts) and has finally admitted that machine can not be repaired. First American has done nothing till now to resolve the issue and is still giving standard excuses for not able to do anything!!!! This is absolutely appalling and I would recommend everyone to stay away from these crooks.

I have First American for three and a half years. I have an open claim with them right now and the techs are scheduled to come out tomorrow for HVAC stuff. My unit is not blowing cold air. It's blowing warm air. The same company treated it about two months ago for the same issue. At the time, there was a hole in the Freon tube, so all the Freon had leaked out. They replaced the tube and reloaded the Freon.

It took several attempts between it being a plumber or appliance tech. Then finally they got it right. We needed an appliance tech who was able to order a heat element and promised to come back and install as soon as the part came in. And the tech came about a week later and the repair was completed.

The first company that was assigned to fix my problem never contacted me the day they were supposed to come and never showed up. The second company LG Electronics Alabama was great helping me resolve the problem we had with our washing machine, very punctual and knowledgeable on how to fix problem, they took their time taking washer apart and reassemble it till everything was working properly.

I am extremely dissatisfied with First American Home Warranty’s (FAHW) failure to perform under their contract. FAHW conducted several inspections by their contractors. The first Vendor FAHW assigned Fair Air and Cooling completed an inspection and agreed to do the repairs, however FAHW stated they are no longer using Fair Air and Cooling. This led to FAHW assigning an alternate vendor.
FAHW scheduled several sub-sequential vendors which completed inspections and came to the same conclusion as Fair Air and Cooling, however, the vendors followed up with refusals to complete the repairs for unknown reasons. These delays do not fall under the policy exclusions, given these were unnecessary delays caused by FAHW’s incompetence and the vendor’s unwillingness to complete repairs. The last vendor assigned inspected the HVAC unit and submitted their report. Soon after I received an email with a generic denial that provided no policy basis (enclosed document) for the denial. This led to additional delays as I tried to get FAHW’s customer service to explain to me the basis for their denial.
After going around in circles with FAHW’s customer service for days I finally was able to determine that the denial was based on my HVAC unit being a commercial unit which is actually a covered item in the FAHW policy. Once the reason for the denial was determined, I was forced to go back and fourth with FAHW on the fact that a commercial unit is clearly covered per the policy. At one point a FAHW representative stated that their Vendor did their own research and determined that the HVAC on the house was for commercial use only and that is the basis for FAHW denial. Keep in mind that this is not the first repair I have had with FAHW on the HVAC, therefore FAHW had the opportunity to exclude the HVAC from the policy at that time if it was an issue.
It finally came down to me doing the actual research and providing factual proof that the commercial HVAC unit on my house was confirmed for residential use to force FAHW to honor their policy. The irony is that once FAHW agreed to do the repairs they assigned Fair Air and Cooling the initial vendor that FAHW stated they did not use anymore. This means that there never needed to be a delay at all and the repairs could have been completed in a couple days.
FAHW had no policy basis to deny this claim. As stated, FAHW had the opportunity to address this issue and possibly exclude the HVAC on the prior repair. Given that FAHW did not address the HVAC at that time and completed the repairs suggests that the coverage would continue to be in force. Additionally, the FAHW policy clearly states that a Commercial HVAC unit is covered in their policy, therefore the burden is on FAHW to show why the repairs would not be covered. FAHW’s denial was generic and proved no policy basis for their denial.
The concern for me as a consumer and representing the public as a whole is that FAHW is purposely trying to deny claims and making it difficult for people understand the basis. The purpose of insurance has always been for a group of people to pool their resources in case one of them has a loss. It is not expected for an insurance company to make things so difficult that policy holder is unwilling or unable to pursue their claim. Not to mention that all of this occurred with extremely high temperatures and a heat advisory in the Phoenix area.
The policy holder is sold by FAHW on how well they take care of people and that the consumer is paying for a product that will protect them is they have a loss. The policy holder should not be expected to have to learn the workings of household products to be able to dispute unsubstantiated denials. It should be expected that insurance companies have a high level of ethical standards to uphold and when they don’t that they are held accountable. As a result of delays that were unreasonable, a denial with no basis and no policy citing, false statements, and unwillingness to perform under their policy. My family was exposed to unnecessary expenses and hardships.

Avoid this service—American Home Shield is far better than this scam. From the reviews, it's clear this is a recurring issue. I needed a dishwasher repair, and they sent someone who barely spoke English. He claimed the dishwasher just needed cleaning, which is why there was water buildup. I paid the $85 deductible, but the dishwasher still doesn't work. When I turned it on, there was a loud grinding noise, clearly indicating a more serious problem.
When I called First American Warranty, they just referred to the technician's write-up, dismissing my concerns. It seems they have contracts with these companies that allow them to write anything down, and then they claim it's not covered under warranty—leaving you stuck after paying your monthly fees and deductible. They suggested I hire an outside company for another opinion, but they won’t cover the diagnostic cost. At this point, I could have bought a brand-new dishwasher with all the money spent on fees and diagnostics.
Reading through the comments, it’s obvious this is part of their strategy: have contractors downplay issues to avoid liability, leaving you out of pocket. I’ll be reaching out to others in the comments to initiate a class action. This is incredibly shady. Looks like this has happen so many times here is my email **, contact me so we can get this class action going. Hardworking ** shouldn't have to be scammed like this. Sad that there is more 1 star reviews than reviews. This will not stop unless we ban together.

Our issue turned out to be a fairly simple problem with an easy fix. Our tech was able to quickly identify and the solution he applied solved our problem. Products don’t always breakdown during work hours. I’ve had two repair requests this year. One of my radiators sprung a leak. I had to wait for over 24 hours for someone to come out. They still haven’t finished the job. They put a plaster cast on it to stop the leak then said they’ll be back with the part. No one came back. A couple of weeks ago my air conditioner broke. Friday morning I placed the call, no one called or showed up until Monday. The answer I got was, "We don’t work weekends." It was fixed satisfactorily. It took too long to get service.

this company is a rip off, I called for my ac unit. I have a premium plan, they came out and told me that it needs to be replaced, this unit is leaking water and broke my ceiling in my downstairs bathroom. I live in a state where it's 110, I waited two weeks for them to 1st tell me that it was approved for the replacement and that I had to pay $2200 in modifications I agreed, then 4 days later they tell me that they are not covering the replacement and that they are sending me $1500 so I can get it replaced myself. In what universe is a replacement AC cost $1500.!!! They are using my contract to make me feel like a big dummy!!!! I will be seeking legal advice for this!!!!

This is the worst company I have ever dealt with. Customer service has no clue what they are doing and it takes a minimum of two weeks before anything gets accomplished. That is with calling and bugging them about it every day. Think about that if you have a leak or your ac dies in the middle of summer in the south. They also like to use the phrase "that was pre existing." The only reason they got one star is because 1 of the 12 representatives I spoke to handled my anger very well.

Have pretty much been satisfied with this home warranty service. The last service technician was very good in solving the problem and was quick in making the necessary repairs. The fee for using this service is really inexpensive and they stand by their work. I will continue to use this service.

Washer went out. Called it in. Repairmen sent out then took little over a month to receive replacement. Not total blame on First American did take some time as well. At the end it all come together, having the warranty has been a blessing with the times we are in. Hard to find companies that will do as they say and make thing happen. Thank you.

First American Home Warranty, like their many competitors, is a scam company. These home warranties are legally mandated to be purchased by all the home sellers for the new home buyers. This is another indication that our legislators work for these companies. I sold a home in Houston and was forced to buy one for the new owner. Then, I bought a home in California and the seller had to buy one for me. I knew the reputation of these companies but we had no choice. Couple of months after I moved in to my CA home, I realized that my upper oven was not cooking/baking evenly. Proof was in the pastries or pies that I baked in the upper oven came out with the back side baked while the front did not. This would not happen for the lower oven. I contacted First American Home warranty (AHW). They always have fixed claim fee, for AHW, this was $85.
They sent two repair companies, when the first one denied my claim, the second one came and set the temperature to 350 deg F, and when the set temperature was reached, he said it is working. The issue of uneven heating was never addressed. A month or so later my LG refrigerator stopped making ice. I filed another claim for another $85. I had a spare ice maker from a previous claim and when the first repair person came, I asked him to install that one. He did and tested the ice maker and said it was working. The next day, there was no ice in the bin. When I manually emptied the ice maker, I saw that it was making ice but not dispensing in to the bin. So, it was not an issue of freezing. I called them again, another repair person from another compony showed up with another ice maker. He replaced the first one and the same thing happened again.
When I reported the issue, they agreed to send another repair person affiliated with a third repair company. When he arrived, he asked how he can help. I asked him if he knew why he was here. He said he did not. All he had in his hand was some paper work. I explained the problem and he said that there is a crack in the wall of the refrigerator and the cold air is escaping from the crack into the refrigerator as there is some condensation on the wall. That crack has been there for the last three years yet ice maker worked fine. I asked him if he can seal it and he said he cannot do it now as he needs to contact LG. He said that LG had a class action suit on multiple issues dor the refrigerators and this was one of them. This was true, as I benefitted with one of these class action law suits for their linear compressors. By this time two months had passed since the initial claim and I realized they had no intention of fixing anything.
Today they denied my claim and said that the insulation is not covered in the contract. They are busy extorting $85 for each claim and nothing is ever fixed afterwards. This week I bought a new refrigerator. I still have 5 months left on my contract but I decided to forfeit it. My son had a similar experience with American Home Shield. Stay away from these thugs, as their business model is built on deception and extortion. They are simply criminals.

First American was recommended to me by someone at church, and they have been very responsive identifying contractors. There are no issues with getting the payment to the contractors and the best thing is any claim has been very fluid. I've not had any issues or needed to make frequent follow-ups to ensure that it happens. I am very satisfied.

Happy with repair. Still need better communication between FAHW and contractors. Lack of communication creates questions from consumers that cannot find answers to questions they are trying to find answers to. Representatives from FAHW are polite and always willing to help with any questions or problems that have needed help with.

The absolute worst experience with this company. I have been with them for 6 years and had no real concerns. This last year I had a service technician come out for a repair on my ice maker. The technician reported that I had caused the damage intentionally. First American Home Warranty supported this and denied the claim. I live alone and am a 60 year old nurse who just pushed a button and wants ice. Claim denied. They have since not paid a A/C claim. They then cancelled my contract. NEVER use them. Will not let you cancel early when I tried and took my last payment out of the bank when I tried to cancel.

Commonwealth Home Restorations work order # **. On July 23, 2024 a technician inspected the unit and indicated that a new system was needed. First American was contacted the same day and approved the contractors findings. On July 24, 2024 Commonwealth called me and indicated that they scheduled the installation of new equipment for July 26, 2024. Unfortunately the called that morning and said that the replacement parts were not available. I am now waiting for them to schedule another date and time.

I purchased this for my daughter when she bought her first home 8 years ago. And honestly it’s just a huge relief for her and I. We actually had to use this insurance just about a week ago. Yes we had to pay a service charge but it’s very reasonable. Her AC stopped working and here I’m California we’ve had 100 degree days for a long time. And she made a call and they told her in a week. She called back immediately and said, "This won’t work. I have a senior citizen living with me and right now a week is too far along," and they immediately they turned her to another company.
Came within 24 hrs and luckily it was fixed within a hour. They showed up in time and Dan explained step by step what he was doing and why. It was so nice and Dan represented his company excellent! Thank goodness we have that insurance and just knowing it’s there? It’s a huge relief because they made the the process from appt to finish simply so easy and so assuring.

First American has always been quick to respond to our requests for service. One time they said they would not reimburse me because I did not use their horrible contractor that was just trying to upsell me on everything. I did finally get the reimbursement. Sometimes the contractors that you use are not the best!!

The technician was very knowledgeable and friendly, the sad part is that it took over a week and a half to get the parts. The technician was very respectful of my property and very friendly towards everyone. Excellent company! The process to get things repaired was very easy and checking up on the progress was simple thru the website.

When a tech comes, they typically do a good job. The problem is getting someone to come out in a day or so. Usually, it takes 3-7 days. A couple of times, it required more than one trip. For example, they had to come out 4 times to fix the refrigerator. They finally gave up and bought me a new one.

I have been with First American Home Warranty for 10 years. With the small stuff they are fine BUT don’t have a major appliance go out!!! I was without a refrigerator for almost 6 weeks. Their contractors only come to my city once a week. I’m not in a small city and there are plenty of contractors in my area. Currently my washing machine is out of service for almost 5 weeks. The contractor doesn’t show up when he says he will. When he did send someone they ordered parts by guessing.
Next time someone showed up was after he said he would be here between 8-noon he showed at 6:46pm after 2 phone calls to First American. He walked in and said he didn’t know it was a front loader and didn’t think the pump and motor ordered will work. He will call Sunday night. Well it’s Monday and I just spent another hour on the phone with First American. They have verify with the contractor what I’m telling them and get back to me. Really??? 9 years of paying for a warranty and this is the customer service I receive.

I recently filed a claim for my HVAC unit. The service provider came and inspected the unit and said it was leaking freon and since it's an older unit it would have to been replaced. One day later the service provider sent an email stating the claim had been denied re: installed incorrectly. This unit was purchased new in 2009 and had no problems until last week. Yesterday after calling First American, I was told they had never received the report so the claim could not have been denied. Today however I was told the report was received this morning and denied. It appears the claim was denied before the report was received. First American call center could not provide any assistance. I have had First American for several years; I'm angry with the deceit as well as poor customer service. It's over 95 degrees in my house and I live with a special needs son.

We've had very good experience with First American. We’ve had an air conditioner unit replaced. We've had our refrigerator fixed. I gotta get ahold of them now to get my refrigerator fixed. I've always had good service out of the people who come out here. I've always been pleased and I like the quickness of customer service. You don't have to wait two or three weeks, just a day or two. It also has saved my husband and me a lot of money, especially with the air conditioner unit ‘cause it was over $8,000.

Another family member had First American Home Warranty and they recommended it. We've had it for two years now and submitting claims with them is simple. We just go on the website, submit it through there, then someone reaches out. However, where we live, often times, they don't have one so we have to find our own. The heat pump is usually the issue that we have and there's not any contractor that First American has in our area. That's been the only problem.

First American came with a previous home I purchased in North Carolina. The seller provided the warranty, and then I kept it because they were good. I sold the house April of this year and I bought another house and I still have First American. I like that it's not fake. They fix what they say they're gonna fix. I bought a condo in Virginia Beach that was built in 2003, and within 30 to 45 days, I had to replace my outside unit. There was something in the attic as well that they had to change. They switched my AC unit from a one-ton to a two-ton. The total cost was 1850, but my portion was 950. Now, I've been in property management for 23 years and I know how much these things cost and I know how much that labor costs. This whole job would have cost about four grand. I only had to pay 950 out of my pocket. I didn't even blink at it.
When I first got my townhouse in North Carolina, something happened to my microwave door. It wouldn't close. It wouldn't catch. They came out and fixed it. It cost me a $75 service charge. That was it. I had a compressor go out in the house in North Carolina. That was right after they had all let us out from the pandemic. So, that was when they had a problem with all the supply chains. It took about three weeks to get the compressor, but as soon as they got it, it was in. So, that wasn't their fault, and I was well-tuned into the supply chains because of the business I'm in. First American is the real deal.

We've had First American since when we bought our first house in 2007. The majority of the time, we submit a claim online and it's not horrible. Before, when we had to call in, it was a little hard to understand people but sometimes it is easier to call in versus having to do it online. Also, I have not had a problem with the contractors. We have had one issue with a contractor during COVID. They never contacted us and never got back with us. I contacted First American a few times and they tried to get ahold of the contractor. Eventually, they just called somebody else and got somebody else to come out.

The first time I used them was because my dryer broke. Sears was supposed to come out and they made me take a day off today. They texted me and said they'd be here from 8:00 to 12:00. But nobody showed up and nobody called. I called First American kind of complaining and the rep said that she's gonna talk to a supervisor. Sears called me three hours later asking if they could reschedule and I told them I was not rescheduling with them because they're unprofessional. First American is supposed to find somebody. I can't blame First American, but you would think that they would contract out with professional people that have good reviews. It's been three weeks that I'm without a dryer. Why did I pay the $800? I could have paid for it myself with a local tech. I'm not happy, but it is what it is.

I have recommended First American Home Warranty to lots of friends and family over the years because not a lot of people are aware that services like this exist. I have nothing but good things to say and I recommend it to anybody. The process has been easy. There have been a couple of times when I would get into the website, it would glitch out and doesn't give you all the options that you need to fill in. Usually, I just cancel it, wait an hour, go back and try it again, and it would work.
The contractors have been great. At one point, I had two different issues and it turned out that they were both electrical contractors and they were at my house at the same time. So, they almost tried to compete with each other, which was awkward. They tried to tell each other what the other one should do even though they worked on separate parts of the house. I realized that was a mistake and I would never allow that to happen. The most recent repair I had was I've been having some problems with my dryer. The repair gentleman came out and it turned out it was clogged with lint. He was able to clear it out easily. I had a bunch of other questions and he was very nice and professional, answered my questions, offered advice for maintenance, and super helpful.
There have been times when we've had somebody come out to do a repair or have an item replaced. I would love to be able at that time to upgrade an appliance. For example, the dryer or a washing machine. I would love to have the option of taking whatever money the company would be put towards the repair or a replacement and apply that towards upgrading to something better and me paying the difference. If First American had an option like that, I would be interested.

The homeowner threw in First American for the first year and we were so impressed with the service that we kept it. Submitting a claim is very efficient and the reps are very easy to deal with. It’s also very little time-consuming. It was just a matter of calling, getting a claim number, and having someone call us, come out and fix it. So, it was a pleasant experience. Everybody has been very polite and helpful, and everything has been top-notch.

I've had two claims with First American Home Warranty and they've both been excellent. I live in a very small area and they do not have a contractor here. So, I have to find the contractor myself, which is not always necessarily easy. But I've always found someone and they've never quibbled with them. So, I pay them and then they pay me back and they've always done that.

Original Review: Scam. They are a big scam. They work with the company they send to your house when you need a repair done. Letting them upsell you things you don't need or they won't fix your covered part. They are a joke. Trying to make money off their customer with their partners is insane. When you stand up to them they will tell you they will cash you out. $10! They want me to pay them $750 to fix my broken spring on my garage door (which is covered under my first class upgrades they sold me, we know because we had the left side replaced 2 years ago and didn't pay anything.) but they only gonna pay me $10 for parts and labor to do it myself if I don't want to pay $750. That's how FIRST AMERICAN HOME WARRANTY company treats its customers and a 100 percent disable veteran. Sad we thought this was something we could count on. Trust. ITS NOT!!!!

DO NOT Use this company! No integrity - It's basically a scam & they deny claims that are clearly should be covered. My Pentair Pool Salt Cell stopped functioning. I put in request, warranty company sent SunBright Pool in Cave Creek, AZ. Tech confirmed it needed to be replaced & suggested (merely his preference) when replacement was installed, to turn up to 100% and because my chlorine reading was at zero, to add shock. First Home Warranty said because it wasn’t set to 100% (again, this is preference) & because I put dangerous chemical in pool (shock after it was already not functioning) that I was responsible.

When it comes to charging people they charge right away, without any delays, but when it comes to providing a service we have to BEG them to provide a simple service after calls for days and weeks with a really rude attitude from their pushy representatives and unprofessional managers. We’re going to change it to another company, a company that actually cares about people and their needs and not only looking to charge them. We Do NOT recommend this business at all!

BUYER BEWARE!!!! If you want to deal with frustration and incompetent repair service companies than FIRST AMERICAN IS THE WAY TO GO. Our 35 year old AC unit needs a new evaporator coil. The service company told us that they are only going to repair the one we have. FIRST AMERICAN SAID THEY WILL REPLACE THE UNIT FOR US BRAND NEW. (Hahaha) That's a joke, no direct fit parts are available for our 35 unit. So this is how this would work if we went with the replacement. We paid $85.00 for the EXTREMLY RUDE SERVICE TECH. (Who told us that no way would FIRST AMERICAN REPLACE OUR UNIT 'CAUSE IF YOUR UNIT TURNS ON THEY WILL ONLY REPAIR IT.) Our out of pocket for the replacement is $2,895 + $85.00 for the service call!!!! WOW!!!! REALLY, WHAT IS THE POINT OF EVEN HAVING THIS INSURANCE???? Dose not seem that they are paying for anything.
If we choose not to go this route then they offer us a CASH OFFER which was a JOKE!!!! $532.00 NON NEGOTIABLE!!! I sure wish I knew about this before I chose them for my home repair insurance company. (This insurance is only good if you need a garbage disposal replaced and things of that nature).... So do not waste your money on the premium plan. It did me no good... I would rate them a minus 0 if I could. Not a HAPPY CUSTOMER!!!!

The handling of our hot water heater replacement was done professionally and quickly. The telephone interaction was pleasant and cordial. I was very pleased. It is nice to have a real person on the phone who patiently explains the process to you. Most of us older people have a hard time hearing and understanding.

If we could do negative stars we would. This company is awful with the WORST customer service. This is the second time we have gone DAYS (on day 4, 15 days last time) without water due to them not being able to find a contractor to send to our property. When we call customer service they tell us to wait another 24 hours to hear back from someone. We have animals and children, we almost lost a horse yesterday because of their lack of urgency. I'm sure if it was them and their family without water it would be their first priority. What the hell are we paying for? They want us to find someone and they will reimburse but they only want to pay pennies. This is THE WORST company EVER! Save your money, and go somewhere else. We have even reached out to corporate with no response to calls or emails. It's going to be 120ºF this weekend where we live, I see a lawsuit coming their way, this is just unacceptable and inhabitable.

I've had a few claims with First American and most of them were resolved well. But this last one on my rental property, there's been a slew of issues. Reliance, the contractor that's working on the house now, is the company that came out to my primary home and switched out an air conditioner. I like the owner and I think they're reliable but they haven't communicated very well this time. They ordered a part three weeks ago and I checked in last Wednesday and the part still isn't in. Also, it's a good feeling when the vendor calls you, checks in with you, and tells you that the part is still on back order but that didn't happen.

At this time, our records indicate that on May 11, 2024, you placed a claim for your air conditioner not cooling. We dispatched independent contractor Valentine Construction & Investing LLC DBA Reliance Home Comfort who reported the control board had failed and was unrepairable. Valentine Construction & Investing LLC DBA Reliance Home Comfort recommended replacement of the control board.
On June 29, 2024, Valentine Construction & Investing LLC DBA Reliance Home Comfort contacted us and informed us that they had received the control board from the supplier.
On July 2, 2024, Valentine Construction & Investing LLC DBA Reliance Home Comfort contacted us and informed us that an appointment had been scheduled with you for July 3, 2024, to complete installation of the required parts. On this same day, we contacted you and provided this information. We consider this claim pending.

My experience wasn't pleasant because I requested a vendor for Florida and for one of the properties I have in Florida, and it was a fiasco. No one would come out. I ended up having to call someone on my own to come out for the air conditioner, but First American reimbursed me. For the plumbing, there was water leaking. And afterward, they said because it went over the amount that they thought was rightful, they only paid me that amount, and not what the actual amount was for the damage. Even though I submitted a claim, I called and asked. That was the downfall. I'm not very happy with that one. They said I had to have a pre-approval for the additional amount, which was $175, which nobody comes out for plumbing, for the amount of money that they thought it would be covered.
I had to call independent contractors to come out because the contractors that they were contracted with would not come out to the area, and they didn't have any appointments. The ones that they said would come out, I had people waiting for them to come in to do the services and they never showed up. They kept canceling on me.
I'm not happy with what happened. Even though I continuously called and tried to get updates, nobody would call me back. I finally had to call someone and say, "I wanna speak to a supervisor to get this resolved." I sent my invoice and everything, and somebody called me back and said, "Well, we can't pay you that." Even though it was okay for someone to come out, they had to have authorization for the additional amount of money over what they said they would allow, which makes no sense. Overall, First American's vendors are horrible.

Filing claims to First American has been very easy and very quick. We've had several claims through the years. They say within 24 to 48 hours, the company that's gonna be coming out will set up an appointment. Everything's been very prompt, and everything they told me was what happened. There weren't any surprises. The people they sent out have always done the job very well. We recommend First American all the time.

I like First American. It's been good to me. When I call them, I don't have to worry about how long it's gonna take for someone to come out and take care of my problem. Someone came out about three months ago and put in a new thermostat. It was for the air conditioner. It's doing good now. If anybody is looking for a home warranty, I always tell them about First American and give them their phone number.

First American Home Warranty is fantastic. Everybody I talk to is very helpful and they know what they're talking about. It's very easy to deal with them. You put in what your concern is and pay your $100 service fee. They contact you back and set up an appointment. For the refrigerator, a guy came out the next day. He said it needed to be replaced. In 3 days, First American came back and told me they'd replace it. I told them I wanted a better refrigerator than what I had. They gave me the equivalent of what I had, and I paid the difference. I'm very happy.

You sent out a repair man that could not fix it. He did not work on heating and air but then had to wait for the other company to come out and they fixed it within a few minutes. Thank goodness the second man could fix it because it was almost 90 degrees in my home. It was about to make us sick from the heat.

The turn-around time for placing a service request and having the service completed is getting longer and longer. It appears that the purchasing department gets bogged down with so many purchases that they can't respond in a timely manner. This typically makes maintaining your home more difficult as waiting for essential appliances and operational system repairs isn't an option in really hot weather. In these cases, HVAC systems and pool systems should have more options, up-front, as to remedy problems quickly.
Just as we must pay up-front to submit a service request, the completion of service should be just as prompt, or at the very least, offer options that get approval of coverage or denial within 24 hours and then offer reimbursement options, check disbursement option or contractor expedited authorization. These options could help consumers solve problems in their homes more effectively and keep First American from getting backlogged with approvals and purchases.

I found time of repair a little long. I would have like to use my local repairman. Sears let me know when the man was coming too many times. Called when he was already here. I would never use Sears repair for anything. I think Sears was a bad choice of repairs.

THIS YEAR IN JUNE OF 2024 AIR COND. REPAIRED. 2024 REPLACED, DISHWASHER, 2023 REPAIRED FURNACE AND DRYER. The only thing I think to do is, when a client has talked to a claim agent. make sure they verbally give the claim number to the client. This warranty program has worked well so far. Most of the time in today's world the deductible is cheaper that the service call price. Now with your outsource system if you can't send someone. I can call a contractor I can trust from my area and it is taken care of. I have been using the same contractor then your records show their reliability.

First American Home Warranty is a very good company to go with because they fix things right the first time. You don't have to worry about parts. They order the parts. And the contractor would come and take care of it. It's good service. The claim process was easy. It was easy to use website. It was nice to go online and fill out the stuff I needed to fill out. After one year, I have decided to cancel my policy. The cost of the policy has far exceeded any benefits. More importantly, the service was abysmal. I made one claim for which there were four contractor visits in 3 1/2 weeks. After four missed days of work, 3 1/2 weeks without AC, and hours on the phone, they denied the claim. I had it repaired immediately, and the cost was less than six months of paying First American. I cannot recommend them unless you have endless time and money to waste, and don’t mind subpar contractors they use. I was actually shocked at how unprofessional and inept they were.

Two months ago, my refrigerator went out so I filed a claim and it was easy to do. First American tried to fix it four or five times and I was without the fridge for over a month. Every time they didn't fix it, I had to wait another week or two to get another appointment. That was a little frustrating. Ultimately, they determined they couldn't fix it and they were gonna replace it. They offered me a fridge that wasn't comparable, so I turned it down.
They offered me a dollar replacement of $1,400 and I said I'll accept the money and I'll go out and get my own fridge. When I told them that, they came back with another offer of $1,100, saying they found a cheaper fridge they could replace it with. We got into a big argument and they refused to back down and give me the 1,400 they had originally offered me. I called management supervisors and I kept going up the ladder. I finally got to one that said yes, they should honor the original agreement. They looked into it and they said that the 1,400 wasn't enough. They gave me 1,900, which I accepted. But it took weeks and weeks of going through managers and being turned down, in some cases, quite rudely by senior managers. Ultimately, I'm happy with the service and the replacement. But it took a while to get there.

Consumer does not control who comes out and has no choice but to rely on company but when there was a wrong choice made by company they need to learn to own up to it and if the company isn't 100% on a request then contact the consumer. Yes that would mean a little work on company's part but isn't that their job???

Very disappointed to find out that there is no coverage for "determining where a water leak is" although you seem to cover the repair of a water leak that is specified. Seems kind of silly to cover fixing the leak but not the determination of the source to be fixed.

Overall, First American is fine. They try really hard. Their claim process is good and their reps are very polite and helpful. As far as the service people, some of them are terrible. Some of them are fine. I've got a deal going on right now that I'm so frustrated with because it's been going on for weeks and weeks with the ice maker in my refrigerator. The company tries its best, but some of their people are not very good. Their systems of doing things seem a little backwards to me.

The first fit of work done on the AC condenser wasn't enough (replace capacitor, add refrigerant). Apparently there was an intermittent problem with the fan motor and a 2nd call for repair was necessary. Because it finally failed within days of the first repair I did not have to go online and fill out the form again. The AI system on my call asked me if there was still a problem with a recent work request and upon saying "yes" it put out a return service request. The tech was out in less than 36 hours and everything has been working fine since.

First American will not honor their own warranty contract to repair/replace my house AC that broke a month ago on 5/11. They sent an incompetent contractor to my house who did not correctly diagnose the issue. Then this contractor called and tried to sell me a replacement AC, telling me the warranty company would only pay a small percentage portion of the replacement costs and not anything more. Since then I have paid out of pocket for 3 additional HVAC companies to diagnose the issue. I have provided First American with this information in an attempt to get them to understand their contractor did an incomplete job and was dishonest with me.
I have been told many times by First American that they are escalating my case and that I would hear back from them within 24-48 hours. Then there is never any response back from them. I have to call them back every other day and ask what the status is. Monday 6/3 they sent the same HVAC contractor back to my house to fully identify the problem. The contractor told me my air conditioner was beyond repair as the evaporator and compressor were both broken and he was submitting this information back to First American.
Since then neither the contractor or First American have made any attempt to contact me to make arrangements to fix the AC. I have had to call them 3 times in the last week and every time I am told the case is being escalated and someone will call me back 24-48 hours later and this never happens. Meanwhile - we are experiencing a heat wave and the temperature in my house is 87-88 degrees INSIDE and I have had to purchase portable air conditioners just to try to get my children's rooms to a tolerable temperature just so they could sleep. This company is disgusting in their negligence and severe lack of follow up. I have faithfully made monthly payments for 3 years now and have never been late. I can not believe they are allowed to operate this way - TOTAL SCAM.

I was displease initially because, although First Am agreed to replace my range, the replacement was nowhere had much fewer features than the one being replaced. I was please to agree to the cash-out although I had to spend $300 of my own money to get a new range comparable to the old one.

Don't waste your money! I called because my AC wasn't working and they sent out HousePro to fix the problem. The Tech misdiagnosed the problem and said I needed a new control panel and blower motor that was not covered by the policy at an additional $1,300.00. I hired a different company who properly diagnosed the problem in 15 minutes and replaced a simple relay. I sent the bill to FAHW who refused to pay for the repair stating
"The contractor reported that failure to your Furnace: Natural Gas was due to secondary damage. Please be advised that your Contract contains the following provision(s): Under the section marked Limits of Liability # 3, Company's liability is limited to failure of systems due to normal wear and tear." I asked what the "secondary damage" was, and the incompetent tech stated a power surge. This house is equipped with a whole house surge protection and would not affect a relay. I'm a real estate agent who has purchased many home warranties for my clients through the years and will never purchase or recommend FAHW again.
On May 07, 2024, you placed a claim for your air conditioner not turning on. First American dispatched an independent contractor House Pro Incorporated who reported who reported the zone control shorted causing the transformer, control board and blower motor to fail. First American denied the claim. Please see Limits of Liability number six:
“Solar systems and components including holding tanks are not covered. System management or zone control systems (whether manual, electronic, computerized or pneumatic) are not covered.”
On May 10, 2024, First American spoke with you about a reimbursement for the outside repair of the air conditioner repair. First American requested a diagnosis from your outside contractor for review.
On May 16, 2024, First American spoke with you, and you advised the repair was completed outside the warranty. First American advised the repair would not be covered without prior approval and explained the claim was denied.
On June 20, 2024, First American reviewed your air conditioner claim. First American spoke with you to advise your air conditioner claim was overturned, and that we would honor the air conditioner invoice from the outside contractor in the amount of $513.00. Please allow 7-10 business days for the processing and mailing of the check.
First American consider this claim closed.

I was with First American Home Warranty for over a year and never filed a claim. I recently had a leak under the kitchen sink, called to file a claim, was told it would be up to 48 hours before a company would contact me to make an appointment. I was given the company name and was asked for the $85 service fee which I paid over the phone. The company my claim was assigned to was in another city, which lead me to believe there'd be further delays. I called the company to cancel the claim and cancel my contract. Two days to wait just to make an appointment does not meet my immediate needs.
I was refunded the service fee, however, only a fraction of the monthly fee, which was withdrawn a couple of days from the cancellation date. I found a local plumber who came out the same day, charged $50, which was less than the service fee! A few years ago, I was with another home warranty company, first time I called, I was told the repair company would be out on a certain day and time. The repair company never called or showed. Needless to say, I cancelled with them as well. Home warranty companies just have to do better.

I have been without a/c for over a month now while living in Texas! This warranty company only gives you promises of making things right and never actually does anything. The contracted repair company EMS is dragging their feet getting my repairs done and nothing is being done to expedite this process by First American despite multiple calls informing them of the extreme delays in repairs. I even paid the repair company the “non covered” costs 3 weeks ago. I’m not even on the schedule yet to get the repairs done. Never get a warranty through this company!

I’ve had my warranty for several years now. The Service is good. Good communication and easy to set up service when you need it. I am glad that I have my home covered by First American Home Warranty. They have repaired my dryer and my fridge and my water heater and they have replaced my washer and more. I only ever pay my service call fee and my monthly fee for the coverage of course. I have the peace of mind to know that I won't have a huge repair bill to fix something.

Service person was friendly, knowledgeable and took care of the issue. Wasn’t satisfied with the representative of First American or the regulations requirement for service calls. We had two plumbing issues which could been taken care of with one call but, no the supposed regulations say that that would be two separate calls requiring two fees.

First American has been wonderful. I just paid $85 for a person to come out and check my AC, and the tech as fine. One time they sent out somebody who barely spoke English to work on my microwave. So, I called them up and told them to please make sure that someone speaks English. Then they gave me the name of the contractor and I could and specify. Also, there were a couple of times where I had to take a copy of the serial number of a product that they were replacing because mine was above market value. And after they saw that, they went ahead and adjusted the amount of money that they were sending to me. So that was good. Other than that, the girlfriend that I referred to them called me when she signed up because she knew that I would receive a free Amazon $25 card. But neither of us got it or at least we didn't think we did.

First American always have somebody come out as soon as possible, at least within a few days, and I've never had any issues with them. They've always been considerate and very understanding of the issue that I've had. They had the lowest price when I was looking for insurance. It's a very good company. I had to have them send out a guy to come out and fix my refrigerator. The first company they sent was out here four times and I filed a claim against them. First American then sent another gentleman out and he found the problem right away.

There was a leak in our ceiling which I reported to FA. Their contractor cut a hole in our ceiling without reinforcing it, which FA was supposed to repair. We made several attempts for the repairs. We were told that someone would be sent to fix the damage. They never send anyone. We got the repairs fixed and sent proof of payments. We have been calling for months now to get reimbursement for the damages. The person assigned to the case has refused to respond to both calls and emails. We have gotten no assistance and FA is refusing to provide any further assistance or information. We have been dealing with this issue since 10/2023. Look somewhere else. This company is beyond corrupt and horrible.

If I had the option to give First American Home Warranty a zero star review, I would. I have been a client of First American for a combined amount of 8 years. This year my A/C went out. It was April 23rd when it was first reported. I have had 4 different contractors come out, and no resolution. Some didn't show, some only checked the outside unit (which it wasn't), and all complained about not getting paid fairly by First American, and being expected to absorb some costs of items at their expense. Two contractors stated that my attic is too small for them to work in, and stated I would need to spend $2800 or $5000 (2 different quotes to build a platform in my attic). I was advised that I needed to build this platform before they would work on my A/C. I live in AZ, and our temps are above 100 right now. My house has been 89 degrees inside. I have animals, and they are struggling.
I have purchased fans, air conditioning units (portable), and a swamp cooler to help keep the temperatures down. It helps minimally. I contacted an outside air conditioning company that has high ratings to come and assess my attic. They stated that my attic is a standard attic, and does not to be rebuilt, and that their company would be glad to fix my A/C. I have also had other companies in my attic over the years fixing appliances, and this is the first time anyone has complained. I advised First American that an outside company advised me that my attic does not need to be rebuilt, so I should not be expected to pay $2800 for their contractor to even fix my A/C. I was advised that I have 2 choices. Pay the $2800 to them to rebuild my attic, or accept a buyout of $700, and go with my own company. That amount doesn't cover the part or the labor.
This company is not transparent with pay out prices, or amounts they will approve for repairs. They are highly rated, which is why I was their client. I have the premium Air Conditioning package, which is supposed to cover almost everything A/C related. I am so disappointed with this company. It is 6 weeks later, still no A/C, and I am now pursuing legal action against them, believing their insistence that I build a new attic to suit them is consumer fraud. I would recommend saving money for appliance repairs, as opposed to having to fight this hard with a warranty company to get a big expenditure that you expect your warranty company to cover fixed.

According to our records, you placed a claim on April 23, 2024, for your air conditioner not turning on. SHIP was dispatched to diagnose the failure; however, on May 1, 2024, HVAC King was assigned as they had sooner availability to service. On May 3, 2024, HVAC King reported repairs were completed when they added five pounds of refrigerant to your system. On May 11, 2024, SHIP informed us they had provided service as your appointment with them had not been cancelled, and they completed repairs when the dual run capacitor was replaced, leak seal was added, and the system was recharged with 4.5 pounds of refrigerant. On May 14, 2024, SHIP was recalled as you indicated the failure had reoccurred. On May 16, 2024, SHIP reported your evaporator coil may be leaking but they could not confirm due to the limited space available to access the unit in your attic. Therefore, L and M Home Comfort Systems (L and M) was dispatched. At that time, while awaiting service by L and M, you were offered up to $150.00 for the purchase of fans or a portable air conditioner. On May 19, 2024, L and M confirmed there is a non-repairable leak in your evaporator coil. Additionally, they indicated due to the limited space available in your attic to complete the replacement of the evaporator coil, you would need to create access, at the cost of $5,000.00, which is not covered by your home warranty contract. You may refer to Limits of Liability Number Eight. On May 22, 2024, as you disputed the access issues reported by both SHIP and L and M, Valley HVAC and Refrigeration (Valley HVAC) was assigned, and we increased the amount being offered for fans or portable air conditioner to $200.00. On May 27, 2024, Valley HVAC reported your air conditioner was completely dry of refrigerant due to a non-repairable leak in your evaporator coil. Valley HVAC also reported that due to the limited space available in your attic, they would need to install a platform for safety while accessing your evaporator coil. Therefore, we approved replacement of your evaporator coil including $2,855.00 in non-covered costs for the access (building the platform), code requirements, modifications, and haul away of the old evaporator coil which are expressly identified in your home warranty contract as not covered under Limits of Liability Number Eight. At this time, due to three independent service providers advising the space available in your attic is creating an access issue to the evaporator coil, the options available are to accept the non-covered costs for Valley HVAC to complete the job or to proceed with a cash payment in lieu of replacement, which may be less than retail. You may refer to Limits of Liability Number Sixteen in your home warranty contract.

We had great service with our plumbing issue. Phillip and Tyler at JS Mechanical did a great job for us. They took care of our warranty issue and our non-warranty issue. We have been with First American for 22 years and they send out the best technicians to your home. We have been pleased with them for a long time.

First American replied very quickly. But the problem was they sent a technician out, then they had to send a senior technician out. If they gotta send the head man one out, why not send him in the beginning? It was the air conditioning and here in Florida, it's extremely warm. Then a part had to be ordered. Before they would order the part, they had to contact me and let me know it was not covered under the warranty and they would need almost $500 to do that. Also, one time they came out to check my unit and things didn't go so well.

Our Fridge stopped working On April 20th/21st. Placed a service request same day. A guy from sears was sent on April 25th. He came, checked and ordered parts (compressor and motherboards) and after the parts came, sears guy came back on May 9th and tried to fix the issue. It didn't work and First American decided to get a 2nd opinion. Another company guy comes after a week (he was supposed to come earlier and he won't answer any calls and missed several appointments and finally showed up after calling several times) and says a filter needs to be changed and then after that no show.
First American keeps calling and tells us the same story that they are trying to get in touch with the 2nd company whose name I have never heard. First american home warranty customer service rep calls every Monday and Friday and plays the same song and dance (we are trying and can't get in touch with serviceman and it has ben escalated) and nothing happens. It's May 28th and we don't have a working fridge! Asked for a supervisor and can't seem to get one. No definite answer about how long this will take. Neither do we know what our next steps are or where to go from here. We pay for the premier coverage as our appliances are Jenn air and after 6 wks we still have no answers. We even asked for a cash out offer so we can buy another one and they say it will take few weeks for that offer. It's frustrating not knowing when or how long this will take.

Bought a new home to my family. Bought a 2 year First American Home Warranty. AC quit working. Contacted warranty people. They sent a technician out. He said the compressor blew a hole in it. He said they would more than likely would replace it. He also checked the inside unit out. He said we had a little mold inside the air handler. We are having the mold dealt with, but they denied the claim for the outside unit because of the mold inside. Don't understand this one.

If there is zero star I would give it to them. Worst company ever. We called them to refill the refrigerant for AC. Then they send a contractor who suggested replacing the whole unit. Then the warranty authorized the replacement of the unit. Two days After that they claimed the issue was pre-existing and denied the claim. Very unprofessional and unacceptable. Definitely we are going to change this company!
