It's easy to submit claims with First American. I usually call in and the customer service is good. I have no complaints about that. However, I would like the flexibility to choose my own contractor. If I feel that I had an issue with one of them previously, I should be able to choose my own after that. I had two issues with two contractors and that got resolved last year, then there's another contractor this year with Sears where they took a month. They kept rescheduling and rescheduling 'cause they didn't have enough technicians. It prolonged things and I had to go outside to find somebody else to do the work. I had to pay for it, but First American reimbursed me. Overall, the service is great and I'll recommend it.

I originally got this plan by a real estate deal. It has been good for the most part. The reason I am shopping around right now for a different company is the fact that their service people for appliances is horrible! I have had so many issues with them and they just keep sending out the same horrible company! I am not alone in this, I have other friends with this same issue. Also as of now their renewal cost is off the hook expensive! My last call just a few days ago was to let them know the horrible appliance repair person, when he was last here did not hook the vent back to the dryer. I had a humid house and lint all over the back! They told me to call them, they gave me the number and is disconnected. I called them back and they put me on hold then hung up on me. I've never heard a word back from them!

Updated on 10/07/2025: Nothing has improved with my experience. First American Home Warranty writes a public reply on your website saying they have authorized a replacement for my range/oven since replacement parts are not available. This is false! I have just received an email from them saying they are reviewing the contractor’s findings. It goes on and has the contractor as “Sears Repair.” Sears Repair does not service my area so I am unsure how FAHW can get a review of the range/oven findings when they never came out and they don’t even service my area.from. This is just another example of the complete incompetence of their system and employees.
I am now in the 4th month since I requested the repair of my range/oven and I am still getting the Big Run Around from them. This is just another example of how your FAHW tells you one thing and then does something totally different. It is apparent they do honor their contract with consumers. I will now put a review on the Better Business Bureau website so hopefully other consumers will not have to go through the aggravation and frustration I have experienced with FAHW.
Original Review: I had my premium policy with First American (FAHW) for almost 2 years prior to filing a claim. Both the ice maker in the refrigerator and the thermostat in the oven weren’t working and I filed the claims on July 7, 2025. (FAHW)) assigned a company to come out, and after days of not hearing from the repair company I called them. They said they told FAHW they did not service my area. FAHW never called let me know so I called them and they said I would have to do outside reimburse, i.e., I needed to find a repair company who would diagnose the problems within a specific dollar amount.
The repair company I had came out was able to address the ice maker problem, but there parts no longer made or available to fix my expensive Thermador 48” dual fuel oven range. The first customer service representative said he would give it to the department that would offer me a similar range and if I didn’t want it they would pay me the $7,500 buyout as specified in my contract. I didn’t hear anything for a week and called back to their claims department. The representative I said he was going to escalate my claim since it was going on three weeks with no resolution. No one ever called so I called the next week and I was told they were going to do a National wide search for the part, and this was the first I heard they could use a refurbished or reconditioned part. We are now going into the 2nd month.
I got a called they had found a part and it would arrive soon. I informed the representative if they mailed the part it would need to go to my PO Box as the town I live in doesn’t do home delivery, however the part could be sent to the physical address using UPS or FedEx. The parts company shipped to the physical address and the part was returned to them. The third week of August I called FAHW and they were able to get the parts company to ship the part using FedEx. The part arrived August 28th, and the thermostat probe was bent and had black crude all over it and what looked like rust. The part was not even cleaned let alone refurbished or reconditioned! I contacted FAHW and they said they would get the information to the correct department.
After another weeks of not hearing back I called again and the recording said my claim was closed! I then spoke to a representative and a supervisor who was able to get my issue to the return department. The return department asked to send photos of the shipping label, shipping box and the damaged probe. It is not almost the 4 month of not getting a resolution, and I have made numerous phone calls to FAHW and often times speaking to supervisors. One Supervisor, Arthur, promised to escalate my claim to upper management because my claim had been going on for so long, and he said I would hear so within 2 days. A week later I called back and the recording said I had an appointment with the repair company that doesn’t service my area. I then spoke with a claims representative and asked to speak with Arthur, and I gave him the extension Arthur gave me.
The representative came back and said it was not a valid extension and there was no supervisor named Arthur. I then asked to speak with another supervisor. I was transferred to Oscar Crus, who said he was going to assign my claim to a “Claim Owner.” I have never heard of a Claim Owner, but he said he/she would work closely with me and deal with the various departments to get the claim resolved. I asked when would I heard from her and I was told within a day or two. Since the last “supervisor “ I spoke to didn’t give me a real name or extension I asked asked Oscar to email so I would be able to contact him if I didn’t hear from the claim owner.
It has been a week and I have not heard from anyone at FAHW so I emailed Oscar asking for the status of my claim. The email came back with a “failure notice - unable to deliver your message to that address.” I am beyond frustrated. It is apparent that FAHW doesn’t want to honor their contract and the claims representatives and supervisors say whatever it takes to get you off the phone, and then they don’t follow through. In 10 days it will be 4 months since I first filed the claim and it looks like the only way I will get a resolution is by filing a lawsuit! I suggest you ask for the name of each person you speak with at FAHW and document the conversation.

As we were unable to dispatch a contractor promptly, we authorized you to hire a licensed and bonded contractor, per your warranty contract under Customer Service, Number 3. Your contractor completed the refrigerator repair and reported that the oven range required a new thermostat. After further review, we have authorized the replacement of your oven range. We are currently working to locate a comparable replacement offer and consider this claim pending currently.

Please do not waste your money on getting their warranty. Their call center & customer service is terrible. They will never follow up with your claim or will be supportive. You will get transfer from person to person and eventually to a number that asks for Inbox number to then be hang up on.

Updated on 09/23/2025: First American responded publicly that my claim had been “escalated” and that they “look forward to having this resolved.” Unfortunately, this has not matched my actual experience. My claim for a failed evaporator coil (covered under my Premium Plan) was denied based on an alleged “pre-existing condition” and even a verbal “14-month inspection” requirement that does not appear anywhere in the written contract.
I submitted invoices proving the system was serviced and operating, yet First American has not provided inspection notes, photos, or any documentation to justify the denial. Instead, I was told to chase the vendor for paperwork — shifting the burden to me as the customer. Simply posting that a case is “escalated” is not the same as resolving it. What consumers deserve is a warranty company that honors written coverage, provides transparency in its decisions, and treats customers fairly when legitimate claims are made.
Original Review: I filed a claim with First American Home Warranty for failure of an evaporator coil. The claim was denied as “pre-existing,” despite the contract expressly covering evaporator coils, normal wear and tear, and unknown defects. First American admitted it has no inspection report, photos, or technician notes to support its denial and directed me to contact their contractor (Air Design A/C & Heating), who is unreachable. My policy has no inspection requirement before coverage, and their denial conflicts with the contract. This shows unfair claims handling and bad faith.

I have used First American for many years and I am consistently giving them 5 out of 5 stars. They continue to be reliable and only send topnotch companies to my house. AZ Plumbing and GW Davis Water Well have consistently delivered superior service. I would highly recommend their services.

Updated on 11/02/2025: Finally had Charise (**) from First American call me last week acknowledging she had received an email from my daughter authorizing me to act on her behalf. My daughter gave up and cancelled her contract after 6 months of trying to get her icemaker fixed. Charise's solution, after over a half dozen no-shows and failed attempts by her 'technicians', is for us to find a repairman on our own, pay them out of pocket to fix it, and then submit the receipts to her for approval based on their fee schedule.
She admitted FAHW has never refunded a customer's contract premiums for non-performance (despite their TV commercials saying the opposite) and claims their contract gives them the right for indefinite attempts to fix it. She also claims she is the final say at FAHW which kind of explains why their website lists neither a CEO or President like most legitimate companies do. READ ALL REVIEWS - Specifically, click on the one star reviews which number almost half the number of positive reviews.
Original Review: Absolute worst repair service company to do business with. Have had at least 8 cancelled or completed service calls to repair a refrigerator icemaker- still doesn't work. Twice the company has confirmed Saturday service calls (between 8-5) only to not show or call. Have had similar unkept appointments with no shows resulting in missed work during the week. Last icemaker replaced 9/6/25 worked twice and then quit. TV advertises they will repair, replace, or give you your money back- no questions asked. Tried to get my money back after last failure and they refused saying they would have to send a tech out again to diagnose- don't have the time nor money for anymore of that crap. Advertisements claim unlimited service calls- that's because they can't get it right the first time.

My experience with this company has not been favorable at all. The company has outsourced their customer service to an offshore call center. It's difficult to get in touch with someone and when you do, it's "I tried contacting the contractor but they are not responding or closed". This is not the case because I was able to contact the contractor assigned to the claim and was advised that they are waiting on approval from the home warranty company. The customer service is horrible. I have been without a refrigerator for over a month and all I get is the runaround. I put in a claim for the food lost from the refrigerator and freezer and was told that the plan does not cover spoilage. It's been 2 months. So disappointed. Do your research - Yelp gives them 1 star out of 2,200 reviews. What does that tell you. Take your business elsewhere!!!!
First American Home Warranty (First American) apologizes for the delays and inconveniences the consumer has experienced with their refrigerator claim. First American's records indicate the claim was placed on July 24, 2025, and was dispatched to independent contractor Electrolux Consumer Products. The contractor was unable to service the brand of refrigerator the consumer has, so the claim was transferred to independent contractor Axis Appliance who diagnosed the unit having a failed compressor. First American authorized the replacement of the compressor. On September 6, 2025, the consumer contacted First American and advised the issues had not been resolved. First American contacted Axis Appliance and requested they provide further diagnosis of the unit. Due to ongoing delays and the unit not holding repairs First American authorized the replacement of the refrigerator. The consumer was sent a replacement offer and it is currently pending the consumer's decision. First American appreciates the consumer's patience in this matter and will continue to follow up throughout the replacement process.

Alfredo of Viking Air, serviced our HVAC Unit and got it working again. The air exchanger was in a tight spot but he managed to complete the ticket. They are prompt reliable and knowledgeable. Alfredo took his time to explain all the issues that I have and we made several back up plans to move things along later. I highly recommend Viking Air.---

The local appliance repair company was excellent, they came to the house within 24 hours of request, diagnosed in 20 minutes & ordered the part. Came back after receiving the part made the adjustments & works great now. The warranty as purchased was honored in a timely manner & very easy to access. Thank you for the service.

A month or two after I purchased this home warranty my air conditioning unit went out, just stopped working. We called a local contractor who told us our air conditioner was dead and a week later they gave us an estimate for a new one. Although I was embarrassed to call First American, because I had just purchased the contract, this company didn’t even flinch. They were super nice. They sent someone out right away. He was on my roof less than 10 minutes and came down with two burnt out fuses and had my air conditioner running. He quoted a reduced price for us to replace an external controller box which was allowing water to get into it. In the end, first American paid for that box as well. My brother is a plumber in another state and he said this is by far the best home warranty available. They take good care of their customers. Thank you first American!

First American Home Warranty makes things easy for me. I'm new to the area as well as to owning the home, so I don't know what's gonna happen. It's nice to be able to just call somebody, not just because of the coverage, but also the home warranty company knowing the contractor since I don't necessarily know an electrician, a plumber or an HVAC service provider. The service has been good. The last time though, we had two different issues with two different appliance. I put in a claim for them and we were assigned two different technicians. I tried to call to have just one technician so they could do both of the appliances, but once it's assigned, they can't do that. It seems silly.

I've been a client for about 20 years. FAHW is consistently reliable, fast responses, great communication with status updates and uses really good contractors in my experiences so far. First American Home Warranty was the first one I found the first time I heard about home warranties. I signed up and I've been with them seven years already. It's too expensive, but when I submit claims by phone, the reps are good. I've also accessed their website once or twice and it's easy to use. First American provides good coverage, but because of the third party suppliers they hire, it take a long time to get things repaired. Some forget to call us back. Others wait for the approval on whatever part is missing. Also the other ones have the excuse that they don't have personnel. They get it done at the end, but right now, I've already been waiting three weeks for a garbage disposal.

First American Home Warranty was the first company that I had heard of and it was from a neighbor. I reached out over the phone and the conversation was easy. I've had the home warranty for about four years now and it's been easy to submit claims as well. I usually do it by phone, but sometimes I do it online, and turnaround time, usually, is about two days. All the people First American sent out were local, kind, very respectful and knew what they were doing. They were experienced, and a couple of times, First American has had to replace things. The turnaround time when they replaced the dryer was about a week. They've also replaced my oven. It was good and I’ve had no problems. All in all, getting First American is well worth the money. It would pay for itself in one use.

It's been about 15 years since I signed up with First American Home Warranty. In terms of service, rarely do I need them, thank God, but when I do, I just call them up. Generally, I will speak with them on the phone and provide them with the information required, then they'll dispatch the particular skill set that I need for my problem. I had a claim last month with my garage where I called them up, then for the claim prior to that, I called for something with the kitchen stove. The limited interaction that the reps have had with me has been fine. It's been something that I've expected, and I've not received any type of disrespectful conversation.
I’d tell people they'd have a favorable experience if they were contemplating getting some coverage for their homes, and since First American is the one that I use, I would also make a recommendation with them for my current area. Since I'm only dealing with them, I'm not aware of the price with other companies. However, it's not a matter of just cost. It's also a matter of the service and our interactions. Those play a factor in which company I would select as well.

We had First American Home Warranty send a person out to do our keys and he came out quick. It was a simple issue, but he did a fine job right away and fixed it. I was pleased with that, but I was a little surprised with the cost. We had to pay $100 for the deductible.

The technician took one look at my dishwasher and knew what was wrong with it. He said it was just a matter of getting two parts. They said they would order those and be in touch. They left, and I didn't hear anything for a month. When I finally chased down somebody at First American, I was told they sent me an email saying that they denied my claim. That would have been nice to know, so I could buy myself a new dishwasher. I finally chased down an email that had gotten stuck in my spam folder, but a follow-up phone call would have been very appreciated. It was a disappointing experience with First American.
At about the same time that my dishwasher broke down, I needed to have work done on my air conditioning unit because it had a very noisy fan, which is covered under my home warranty. I called, made an appointment, and we had somebody come out and look at it about a week after the 4th. He said all that needed to be done was to order the parts. It became another case of after almost a month had gone by, and I'm listening to my air conditioner slowly get worse and worse. All of a sudden, it stopped working. It was the hottest week we've had. I got in touch with First American and told them I haven't heard anything from the repair person for my air conditioning. And it's been a month. They told me to get in touch with the repair person. And I did. I believe they totally forgot about us because it was another week before the part came in.
I've been a customer for several years now and I've had excellent service from First American in the past. When other appliances had problems, they either had somebody fix it right up or, in the case of my washing machine, replace it. I had a new washing machine within a week. It's just that this summer was not what I usually expect.

First American’s customer service is right on. As soon as they answer the phone, they get right on the problem. Setting up a request is very easy, and the company they assign calls me right away and sets up an appointment. My experience with First American is good and the price is comparable to other companies.

Don't waste your time or money. This does not honor their warranties. They will lie to you and tell you to do things that you shouldn't have to do. Customer Service is not helpful. They will just keep making the situation worse. Trust me this is not who you want to be your go to if something goes wrong. Quick to take not good at giving and doing what right! Ps try getting to the owner or president or even a resolution department! Ha.... Don't bother.

I've been a customer for a few years. For the last 2 the service has dropped dramatically. I've been reaching out by phone and by mail. I feel that they have been "ghosting" me. I just called to make sure my renewal for next year is canceled. I would not recommend them.

It is a necessity to have a warranty. It has saved us a lot of money on appliances and repairs. My only issue is the time it takes to get serviced. It often takes weeks to get things repaired. And even longer if replacements are needed. Right now our A/C has been out for a week (waiting on parts) and we don’t know when it will be repaired.

I worked for First American for 18 years. I had them for 10 years, then switched to a different company, and then came back to First American only a month ago. In the past, I made a phone call for the claim and I got a live person. I didn't have any problems.
The most recent claim I had was with my refrigerator. I just called up First American and told them what I wanted. They told me what company they were assigning me to and that company called me the same day and we made an appointment. They then came out and did the job. I liked the contractor very much. It was a young guy and he seemed to really know what he was doing.
We've had two claims with First American since I came back to them and both had reputable people that came out. We were happy with the job they did.

The customer service Rep. was very good, But the 1st plumbing contractor was very rude and wanted to add unnecessary modifications to make more money, totally ripping off the homeowner. The 2nd plumbing contractor finally fixed the issue without extra padded charges. The whole repair took over a month. It was the first time using this Home Warranty Co. and far very unimpressed.

We had an issue with our dryer, it was making a terrible loud noise and we filed our claim it was approved in ready to move forward within days. My wish is that you had more contractors within your network. We had to use a contractor outside of your network and they took longer than necessary to complete the work because poor communication. But the work they did was good.

My problem has been resolved, and I commend FAHW for the good response to my request. However, the installers from Whirlpool could not install the new appliance. The second men from a different outfit made some minor adjustment and were able to accommodate the new cooktop into the proper place. However, no one took the old unit back, and I still have it in my kitchen floor.

We needed to get our hot water heater replaced after the old one started dying and while they covered most of the cost of the new one and plumber the plumber they hired must have picked the worst hot water heater on the market. We had to call A.O. Smith multiple times for new parts on a brand new water heater. After multiple replacements the water heater is now functional. Unfortunately the install has also failed inspection due to a couple issues with the way they set up the pressure relief plumbing. So the plumber is coming out yet another time to resolve the safety issues.

I have tried to tell them to cancel the account. I have also gotten another, warranty. The lady I tried to explain why I was canceling kept telling me to hold. She then disconnected me. I never got a response back, and when they did call back, they hung up before I could get to the phone!

Pretty good service. Lately I don't have to wait very long for a repairperson. Years ago, it was a wait of 1-2 weeks. Much better now. They need more service providers in the Riverside area. Last plumber was here the next day and he was nice and he was clean. The one before was really dirty, and that could be because of his last job.

I got First American because I needed warranty for repairs on my home as a warranty. But I’d tell my friends to investigate and see if it’s the best fit for them. I had two units for my HVAC and they only did one, which is gonna cause me to pay another fee.
The recent contractor I had was great but the first one had a bad attitude. They sent somebody from an electrical company and he said they couldn’t do it. He told me that it had something to do with the electrical but we found out that it didn’t have anything to do with that. It was something that could have been repaired.

The technicians sent by First American were very timely and finished quickly. There was a leak in the basement, and I thought it was coming from the hot water tank. They said it was either coming from the furnace or the AC, so they went down and checked it and said they needed to order a part. They came out yesterday, replaced the part and we haven’t had any issues so far.

I’ve had First American Home Warranty for about eight years now. I heard about them through a friend and everything’s good. I call them and people answer and go through the motions and everything's set up. It's very convenient and easy. I call them because doing it online takes me to different places.
Recently they came out and fixed the dishwasher. It was a simple fix– the float was stuck on it. The technician gave me an education about it.
I’d tell anyone to go with First American. I’ve used them for eight years and I've never had too many problems. They sent out some inferior people sometimes, but they don't know that all the time. I've told friends about them.

There's been some frustration, mostly because of appliance issues with Sears, who is just terrible. They have an AI system. You can't get through to them. And they ask you to be there from 8:00 to 5:00. And then somewhere in the middle of the day, they reschedule. They fixed our dishwasher, and 60 days later, it broke. I already spoke to someone about it and the first reaction was very responsive. I appreciated that. And we had someone different that came yesterday and he was much better. But I am not happy with some of the companies. Last year, we had a plumbing thing. I hate when they have the part the next day, but they put you to the back of the list for service again as if you're being serviced for the first time. We had to wait another week. So, things like that have been frustrating. Other than that, I've been happy with it. And when I do ask for help from First American, they are very responsive. In general, my worst experience has been with Sears.

First American was the warranty that was offered when we purchased the home. We've had it for a little over seven years. I like the fact that we have some selection in coverage, meaning we've added extra coverage to cover some things that we know are necessary. We submit the claim online so it's quite simple. Just fill out an online form where you select the type of problem and provide a description. And they've done a good job at getting people out quickly, especially with heating and cooling. That's important.
The contractors have mostly been good. There was some trouble on one of the air conditioning repairs over how to do the repair, where it dragged out for quite a while, that had to do with the recovery of Freon. The air conditioner had a slow leak, or at least it lost Freon. So it was freezing, which stopped it from working. You have to melt the ice and then it'll start working again until it overworks itself and freezes again. So he added Freon and put the equivalent of what they used to call Stop Leak for radiators. And then, he did a caulk job for us because we had some water coming in. That one involved a lot of communication between me, the contractor, and First American.The battle over the Freon is still a problem because I don't think they handled that very well. But everything else has been good.

I’ve been with First American since 2017. Since then, submitting a claim changed from people to machine. Most of the time, I get aggravated with the automated system and have to wait till a human being picks up, ‘cause it doesn’t understand what you’re saying.
My most recent claim was for the fan on the fridge and the compressor. It was fine. It took less than 48 hours for the contractor to come out. However, it took almost two weeks to get the part. They had to order it through the warranty company and wait. My fridge was dead for two weeks.
I’ve only had one major problem with them. My water main broke under the house when we’re having it encapsulated through Alpha Foundations. It happened on a Friday afternoon.
They sent a technician out who refused to go under. He’s like, “Well, I can’t go in crawl spaces lower than this amount.” Then he didn’t close the claim till Monday, so the warranty couldn’t send anybody else out.
I called my own plumber who came out and fixed it. This happened before you paid ahead of time for the service call. Now, you have to pay before they send anybody out. But I didn’t try to get money from them to pay for my own plumber.
The first contractor was a nice guy though. He’s been out for other things. But I refused to pay it because the warranty didn’t do anything. He came out and refused to do the job.
The representative was like, “Well, that was your decision to make to call your own plumber.” I said, “No, it was not. It was because you wouldn’t send anybody else out because you couldn’t get ahold of the other plumber.”
The representative I spoke with was a really rude guy that drove me nuts. He asked me to go get my service contract. Then he goes, “Okay. Now read line this and this.” And I’m like, “Oh, no. Oh, no. You’re not gonna be condescending to me.”
I said, the warranty sent somebody out who could not even look at what was wrong. That was not my fault so I was not paying the $85. I said, I put that $85 towards the plumber who came out and fixed it. It went on for a couple months until I finally got them to take the charge off.

I don’t have any problems submitting a claim online to First American. It’s easy, and I like their website. They contact people and get the repair started for us. A contractor came a year ago to work on our dryer, but couldn’t find anything wrong. She told us we had to spend $200 to get the dryer ducts cleaned out, but we weren’t reimbursed for that. Some things they cover, some things they don’t. Other than that, First American is better than most of the warranty services. They’re probably a little more expensive than others, but the others aren’t as good.

I was with American Home Shield, but I wasn’t satisfied with their services so I decided to change my home warranty company. I call First American’s customer service number to submit a claim, and it’s very simple and easy.
I just had a claim on my AC unit within the last three weeks. First American has been great about scheduling a contractor immediately. Then I get something from the contractor giving me three options to choose from for the date and time to come out.
The length of time it takes a technician to come out wasn’t satisfactory. It took them a week to come out the first time, because they’re not open on weekends. I’m in the Georgia area where it’s very hot and humid, and temperatures are up to 95.
So, those types of situations should be taken into account to get someone out as soon as possible. I don’t think it’s with First American. I have more concern with the contractor taking too long. That was unacceptable.
I was just looking online too about the top home warranty companies. I was curious where First American fell. They are actually at number three or four, and American Home Shield is above them. I don’t know how.
First American is very responsive to my claims. They responded immediately and there wasn’t a delay. The contractors are a 9 out of 10. Overall, I would definitely recommend First American versus anybody else.

They had to repair my stove and somebody did call me back in a couple of days to see what was going on with it. The young man that First American sent might have been a new tech. I just didn’t feel like he was experienced enough. He didn't pay attention to where he had taken out the screws ‘cause it took him a while to put it back together. I was getting worried. But he got it put back after almost two hours and my husband coached him through it. It’s back working, so I was satisfied with that.

We got an offer from First American in the mail where we lived previously and got the coverage. From there, we moved into a new house and had another home warranty company. We got the offer again. Having used them before, we signed up again once that other home warranty had ended. They're great. It’s worth it, knowing that I’m covered. They were quick and sent out good contractors the two times that I’ve had to use them in both of my houses.
Submitting a claim online was pretty easy and fast. I got an email afterwards stating who the contractor is and where they would be calling. It was weird that everything was through email and I never got a phone call from anybody. But it didn’t bother me. It’s just that usually someone calls. Otherwise, everything was fine and it turned out good.
With my last claim, everything went as smoothly as it could have. Our AC went out on a Friday. I didn’t get a claim made until that evening, so it took a while because it was over the weekend. There was some backorder with some parts but nothing that could have been avoided by First American or the contractor. I haven't had any problems since.

Having First American Home Warranty is convenient, and it’s quick and easy to have appliances repaired. I've been with other companies, and it was a hassle trying to get them to do anything. My air conditioner quit, and First American got on to it real quick, so I was pleased with that. My refrigerator went out, and they had to replace it, and the replacement was identical to the one I had, so that was very nice. It took about four months, but I was satisfied with what I received.

We've been around for almost a year when we used First American for the first time and everything was great. Our air conditioner went out. They called and had someone come out. They sent a text message with the proprietor and all the information that I would need. The tech called me while I was at work. Before I could even get home from work, he said he was done. It was great. The person who came was to give First American an invoice for the work done. But because the part was so small, we were not even charged. Everything's functioning flawlessly.
First American is easy to use. They find the place and let you know when someone's coming. They make sure of things. In my case, I didn't have to figure everything out. I was at work and I didn't have to take time off work to try to figure anything out. They handled it all. I’d tell my family and friends to have this warranty.

We just moved in and we’ve had First American for about two months. My realtor told me about them. My washer and dryer were not working. They were very old when I first moved in. I had to do two claims at once. I had to find my own provider to come out and look at them and diagnose them, which is fine. It's easier if they have their own, though. Luckily, I was able to find somebody who came out. The washer couldn't be repaired, so First American replaced it.
With the dryer, there was also an electrical issue. They had their own electrician that they were gonna send out, but we couldn't get ahold of them and never made return phone calls. In the end, I had to find my own, which was a little bit more difficult. They didn't want me to originally 'cause they had one who wasn't responding. I said, “I need to get this fixed, so I'm gonna make it happen, and you're gonna reimburse me." That was a little bit trickier, but the person that I was working with was wonderful. She was very responsive and helpful.

The experience with First American was fine. There were no issues with them. Everything went well. And the technician was good. He was friendly, professional and did everything. He was quick. And he didn't make a mess and stuff.
Recently, I submitted a claim because I had a leaking water heater. So, I called it and reported it. And they sent a plumber out. He looked at it and determined it needed a water heater. And they authorized most of the cost of it. And the guy came and did the work. And I paid the rest, the deductible or whatever it is.

A plumber came out to fix a nozzle related to our water heater. Unfortunately, this led to a persistent moldy smell after the visit, because he drained the water heater but did not flush it. This sediment buildup caused the unpleasant odor, which was a hassle to deal with. I am now contemplating whether I need to make another service claim with First American to fix what should have been addressed initially.
My past service experiences with First American have also presented challenges. Once, a technician arrived unable to speak English, making communication difficult until he used a translation app. This meant we could eventually discuss the issue, but it took longer than expected, highlighting the need for better communication. Despite these challenges, I've also had some positive experiences. For instance, when our dryer was irreparable, it was replaced with an equivalent model. However, the replacement lacked some features of the previous dryer, such as a light, which I found necessary in daily use. Other than that, the monthly fee is right on and I have no problem paying that amount. But the service fee is a little bit much for minor issues.

I'm having some issues with the refrigerator. First American Home Warranty sent different people out who worked on the ice maker for about four times and it still is not working. When I called First American, they said, “Well, Sears has made the determination.” I'm paying First American for my policy, so I'm not dealing with Sears. Right now, I'm not happy. I'm sick of it. I've been very patient. Every time somebody comes out, it's either, “Well, we need to order part for it,” or this, that and the other. I don't care about all of that. All I wanna do is get my ice maker working.
The last gentleman came out last week and he said, “Well, I'm going to replace the ice maker.” I was thinking, “Well, that should have been done from the very beginning.” He replaced the ice maker, and it's not making ice at all since he replaced it. They put in another call for Sears to come out and make a determination if the refrigerator is to be replaced or if they can repair it. It's very obvious that they cannot repair it because they tried four times and haven't done anything.
I've had First American for about seven years, and I haven't had a problem except for this year. I've had this ongoing problem with this refrigerator. I also have an issue with the washer, but they're resolving that. It was getting a code of D5. The gentleman did come out and checked that. He said he was going to order a part. It's supposed to come in, and he's supposed to come back tomorrow.
I'd tell others to be very cautious when considering First American. They're easy to get in touch with. The problem is getting things resolved. I can talk to somebody, but that doesn't mean I'm getting anything done. They don't ever have a problem with me paying my premiums, so I shouldn't have a problem getting service. I pay my premiums once a year. They don't have to wait every month for them to get their payment. This year, I have been very dissatisfied to the point where I'm thinking about not renewing my policy.

Garbage company. The name First American is too much for this low class company. Choice, American Home Shield and others are much much better. There are different thieves. First American is a low class thieve.
First American’s records indicate you placed a claim on July 16, 2025, for the air conditioning system not working properly. First American dispatched independent contractor, Air Design Air Conditioning and Heating (Air Design), who reported to find the thermal expansion valve to have failed; Air Design replaced the valve at the time of service and confirmed the system to be operating normally.
On August 1, 2025, First American contacted you directly to request you provide status of the air conditioning system following this completed repair. First American is currently awaiting a response from you and considers this claim pending.

We are pleased with your service and how you handled the situation. You sent us a check for us to get help from another company. Thank you. We would of given a 5 star rating if it wasn't for the service provider you choose for service. We were totally dissatisfied with their service. We were left without A/C for a whole month due to not receiving information. When we went with another company, DT Mechanical Heating & Air, they fixed our A/C within a week. NO COMPRESSOR NEEDED. He did a diagnostic on the first visit. On second visit, a week later, our A/C was fixed. He added a die to check for leaks, added sealant and put in freon. He found no leaks or damage to the compressor. Our A/C has been working wonderfully for weeks with no problems. The check you sent covered the cost of diagnostic, maintenance and repairs.

Even the most routine service gets delayed because the contractor has to write a report and get approval. We had a kitchen sink that wouldn't drain which meant we couldn't use it or the dishwasher for days. First we have to report it. Then we have to wait for a technician to be scheduled. They come out. They look at it. They say they can't do anything until they get a report written and submitted and approved. I've already paid my $100 service fee plus my monthly fee. Could have just called any plumber who clears drains for 79 bucks.

For the past nine years, I've been protected with First American's home warranty plan and the experience has been gratifying, especially when it comes to submitting claims. The process has become more straightforward and convenient as I can submit issues online, pay the required fee, then have a vendor schedule a time to come out for repairs or inspections. The quality of contractors I've encountered lately has been impressive and they’ve effectively resolved all the issues I've faced. There's something comforting about having vetted contractors and it relieves a lot of pressure, especially since finding reliable service providers when you're on your own can be daunting.
I like that First American can handle significant repairs or replacements, which could be incredibly costly otherwise. Being a homeowner, it's a relief to have a company that takes care of these aspects, ensuring that stressors are lifted off my shoulders. They are terrible. Nothing but problems. Stay away. Every time I have a pool problem it costs me $85 for a guy to show up, stand around and look, make an excuse why they cannot fix a pump and walk away. In one case, I had a broken saltwater cell. The guy walked up, saw there was a crack on the power supply. Now, I had unplugged it because the cell was not working. They didn’t even plug it in. Just reported that system was abused and didn’t work because the power cell was broken.
I had to call and complain that if he had just plugged it in, or if he had asked my wife to plug it in, he would have seen that the power cell was working but the salt cell didn’t. Same with shenanigan with the pool pump, vacuum pump, and pump timer. They didn’t even look at them and closed the ticket with absolutely no attempt to fix. Bought the pool warranty 'cause we bought the house and suspected it wasn’t properly maintained. Warranty has been useless.

The absolute worst people to deal with in existence. Trying to get an A/C repaired for a month now. A MONTH. I’m having to buy window units to keep my family in a safe environment. The first company they used company came out and all they did was “top it off” and leave. Spent 5 minutes on property. Shocker when the problem was the absolute same not 48 hours later. Called extremely frustrated wanting my own contractor that I trusted to come and actually fix my problem. They said that was not acceptable and that they would call another contractor. Shocking story, that contractor never showed and was not answering calls and had a full voicemail box (I wonder why). Then the 3rd company showed up and finally established the actual problem I had 3 weeks into the past.
Well, now all they have done is give me the run around. “The purchasing department is ordering the parts”, “the purchasing department has to find the parts”, “we have no way of contacting the purchasing department outside of tickets and emails”, “these are internal communications that we can’t include you in on”. I Was told that it would be an “Expedited process” due to the circumstances of having a newborn at home and trying to provide a safe environment for my child. It hasn’t been expedited at all. If anything it’s been an extended process. They have to order the parts them selves instead of using the parts that the contractors are staring at in their facility that will work all just the same if not better. Oh and to top it all off, I still have to pay an additional $2,000.00 to get it fixed! $2,000 and they offered zero assistance in that number.
And good luck understanding any of them. Their English is broken at best. No one knows anything about anything nor do they seem to care. Just a bunch of people in some call center reading off a script. You will get nowhere with anybody. Including supervisors. This is by FAR the absolute worst company to deal with. To call themselves a business is a punch line even Shane Gillis couldn’t drum up. Any good thought of business practices and ethics have been thrown away and burned. Their services are nothing but a cloak hiding the truth. They just want your money to make themselves richer. They don’t care about you as a customer at all. If only it was possible to leave 0 stars.
I have gathered every piece of evidence, received written statements and also recorded every conversation (it’s wonderful living in a one party state). I will be taking all of it to my attorney general, and also to a few other places that just might make a sting. Do NOT trust these people with your home. They will stab you in the back more times than shake your hand. They will not care about you, your problem, or the home that you paid them to warranty. All you are is an invoice and a “thanks for your business” ain’t nothing First, American or even Warranty behind this shill and scam of a business. P.S. Don't bother making a reply. Absolutely terrible experience. I paid for a home warranty for both my investment property and my main house expecting at least basic competence and honesty—this company delivered neither. When I filed my first claim for an HVAC issue, they sent the technician to the wrong house, which delayed the repair by several more days in the middle of extreme heat. By the time they got it right, I was told the issue wasn’t covered and ended up paying out of pocket for the entire HVAC repair—despite having a warranty in place. They would not honor the cash out policy since I went out of pocket 8k. Also i had the take money off the rent since they were put out.
To make things worse, when I signed up, I specifically asked for the premium plan that covered plumbing and was assured it was included. Months later, when I needed a plumbing repair, I was informed that I only had the basic plan and plumbing wasn’t covered. Either they intentionally misled me or they’re just incredibly disorganized—either way, it’s unacceptable. Customer service was unresponsive, unaccountable, and never offered any real solution. This company is happy to take your money but disappears when you actually need help. I would never recommend them— I will go back with OneGuard who I left for no reason after being with them over 8 yrs or so.

Don't even consider them now...they have been a garbage. Been their customer for 7 years and now for a simple garbage disposal issue the plumber they sent came in and says it is not properly installed. He just come inspects and leaves with claim being rejected where I am covered for everything. Even when I said I will pay for out of pocket expenses so your tech guy can come and fix it from your end so we will not come into same issue before...still they don't get it. They said hire your plumber and fix it we cannot cover for future too....True conversion of being the best to worst...First American Home Warranty to Last choice of warranty of rm now. The plumber didn't even check if the device is working and just submitted a incomplete report saying it is not properly installed....how would they know if I get it installed properly for next time if the same issue occurs.

Placed a claim for my refrigerator. Was leaking water. Guy came out. Broke my refrigerator coolant system. Lost $400 dollars worth of groceries. Took 2 months to fix the problem. Unacceptable and only offered me $75 for a mini fridge. Horrible experience. Terrible customer service. I will not be renewing.

Whenever I've needed to file a claim, I've made a phone call to their service team who are consistently helpful. However, I've occasionally faced issues with the assigned contractors, who don't always meet expectations. Plus, I don't have much say in choosing them.
For instance, my recent claim involved a water heater issue where only some fittings were replaced, which didn't solve the initial problem. Despite bringing this up to First American, I had to bring out a second company as the original issue persisted.
Overall, I'm satisfied with First American, and although there are occasionally some limitations due to company policies, I continue to appreciate their support and service. I would rate them highly, and I've attempted to refer others to them, though I am yet to receive the Amazon card promised for such referrals.

I submitted a claim for my water heater. When I called to confirm if the issue was covered, I was informed it was and a request was submitted. A technician came out to evaluate the heater.
The first technician who came out was professional and addressed the issue by working on it directly—I observed him opening the water heater and performing some fixes. However, the second technician who visited questioned the issues more and told me that the problem was likely preexisting, meaning it wasn’t covered. Ultimately, I had to resolve the problem outside of the warranty at my own expense as the claim was denied.
Having faced my first claim being denied, I would rate my experience as unsatisfactory. I wouldn’t recommend First American Home Warranty.

The previous homeowners had American Home Warranty, and I decided to maintain their choice. I've been with them for over four years now. My experience submitting claims has been seamless; I do everything over the phone, and they make it simple. After calling in, they quickly assign someone and send me an email confirmation.
The contractors they've sent have been good—they showed up on time and performed their respective tasks diligently. Just recently, I had a water heater issue, and they handled it excellently. Since then, everything has been running smoothly.

We've been with First American Home Warranty for several years, and initially, everything seemed fine, but lately, the service has been challenging. Their menu system is cumbersome and makes it difficult to access support. More often than not, I struggle to get through to a representative, even after providing my address and phone number multiple times.
Once past these obstacles, my interactions with representatives are generally satisfactory. However, living in a rural area has made getting service more complicated. Currently, they rely on a computer program to assign service technicians, often sending professionals from over 100 miles away, which is impractical. In one instance, for a plumbing issue in Paso Robles, they assigned someone from Bakersfield, which was unreasonable. After multiple conversations with staff who insisted on the computer's assignment, I had to escalate to someone else to fix such issues.
Nonetheless, when the technician finally arrives, their work is commendable. The technicians I've interacted with are efficient and deserve high praise for their dedication. Overall, while the technicians deliver exceptional service, the process of obtaining it is inefficient, leading me to a mixed sentiment about the company.

In less than a year with First American Home Warranty, I encountered numerous issues, specifically with mishandling A/C repairs and inflated charges for modifications that didn’t even seem necessary. Initially, a piece of wood was used under an electrical board which didn't solve my problem. Then, after a series of incomplete fixes and mismatched parts over several months, my unit was declared completely fried. The final straw was a hefty out-of-pocket cost exceeding $3,000, which was absurd due to unclear terms like “drain line modification” and “gas line modification.” Local contractors confirmed these charges to be unreasonably high.
Attempts to resolve these issues with First American’s customer service were fruitless, as they refused to listen or acknowledge the contract terms. No supervisory assistance was given, pushing me to file official complaints and potentially seek legal support. I'm leery of all First American now because all it is is an insurance company.
Our records indicate that on June 10, 2025, you placed a claim for the air conditioning system not working properly. We dispatched independent contract, Austin Heating and Air Incorporated (Austin Heating), who reported to find a short in the capacitor. The technician confirmed to have successfully replaced the short at the time of service.
On June 28, 2025, you requested further assistance with your air conditioning system. As such, we dispatched Austin Heating, who upon returning for diagnosis found the compressor to have a locked rotor, causing no cool air to enter the home. Austin Heating recommended replacing the package unit to repair the failure being experienced. As a result of this recommended repair, there were non-covered costs reported to you that are required by Austin Heating, and include the following:
Drain Line Modification $400.00Gas Line Modification $300.00
Curb Cap Modification $1,025.00
CA Title 24 Duct Testing $775.00
Total $2,500.00
Please be advised that per the home warranty contract, First American will not cover for modifications or testing costs required to complete repairs. You may refer to your home warranty contract, Limits of Liability Section, Number Seven, which states:
“Company is not responsible for the following: any corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to permits and haul away fees (unless included in your plan selection), construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by covered repairs or replacements except where noted in the central air conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like.”On July 7, 2025, we reported the non-covered costs to you for your review and approval.
On July 10, 2025, you advised that you did not accept the non-covered costs.
On July 15, 2025, Austin Heating notified us that they would be unable to proceed with this work order. As such, we dispatched independent contractor, Platinum Repair, for service. Platinum Repair will be contacting you directly to schedule an appointment for service. We considers this claim pending.

Cruel & inhumane!!! Our family has been without air conditioning since June 27th. First American has given me five dates and failed promises to deliver parts and repair. The most recent date is July 23rd. That is a month without air conditioning in the middle of the SUMMER in the south!!!! It’s tipping over 90 degrees here daily!! First American offered a measly $150 in compensation. My pleas for an alternate resolution mean nothing to them!!! Not to mention I’ve told them I have a family & three pets! They could care less!!!! They’ve proven it through their actions.

I’ve been a loyal First American Home Warranty customer for years, but my recent HVAC claim has been a major disappointment. On May 1 2025, they replaced my upstairs unit with a 2-ton Goodman system that is undersized for my 1,550 sq ft space, despite clear evidence the unit is inadequate. The contractor failed to perform a proper load calculation, and now my upstairs remains uncomfortably hot—while FAHW refuses to correct the issue.
Their contract states they’ll provide equipment of similar capacity and efficiency, but this unit cannot meet my cooling needs. I escalated multiple times, provided documentation, and even had a second opinion, which confirmed no mechanical failure—meaning the issue is with sizing, not function. Yet FAHW continues to deny any resolution, hiding behind policy language. This experience has shown a complete lack of customer care and accountability, and I can no longer recommend First American to anyone looking for reliable home protection.

While I had excellent service/results the first two times I had to call on First American Home Warranty for both a water heater and an oven repair, my most recent experience I had with an inoperative microwave oven did not meet my expectations. From the time I initiated a service request to the time the microwave oven was ultimately replaced, it took one day short of 11 weeks. Added to this review is the Google review I gave the company contracted by FAHW to perform the repair. While my microwave oven was eventually replaced, I feel First American Home Warranty should have interceded much sooner to replace the microwave oven after it was obvious over time that multiple repair visits and part replacements were not providing me with an operating microwave oven. My review of the repair company follows.
Unfortunately, I’m not able to give Big City HVAC & Appliance Repair a favorable rating. They were assigned by my home warranty company to perform repairs on my inoperative microwave oven. It all started when they failed to show up for my initial appointment on April 21st. There was no call or text notification. Another appointment was scheduled for April 25th. Thankfully, they did show up on time. After working on the unit, the technician said he would have to order a replacement magnetron, and I would receive a phone call when the part came in to schedule another appointment. Another appointment was scheduled for April 29th. The magnetron was installed but the technician said there was another part that needed to be replaced as the microwave was still inoperative. Another appointment was scheduled for May 6th. The new part was installed, and the technician reported the microwave was now working.
After the technician left, I attempted to boil water. The microwave ran for approximately three (3) seconds before making a strange noise and shut off and was totally inoperative. I contacted my home warranty company to reopen the claim, and another appointment was scheduled for May 22nd. The technician reported the mother board was not working now, and the part would have to be ordered. After not hearing from Big City HVAC & Appliance Repair for just over a month, I contacted them on June 23rd to see if they could give me an estimated time when the new part will come in. The customer service representative informed me that their records showed that the microwave was totally repaired and the work order closed. I immediately contacted my home warranty company, and they initiated the process to replace the microwave oven.
To add more spice to this story, I was contacted by Big City HVAC & Appliance Repair on June 26th to say they had received the new part after telling me three days earlier the repair was completed and the work order closed. This entire process lasted just short of ten (10) weeks. To say I am dissatisfied with Big City HVAC & Appliance Repair is an understatement. I do not recommend anyone hire this company for microwave oven repair and will be recommending to my home warranty company that they not enter into a contract with Big City HVAC & Appliance Repair for any warranty work in the future.

First American Home Warranty’s service has been satisfactory and typically, my experiences with their technicians are positive. They seem knowledgeable and efficient. I remember a recent occasion when a technician quickly addressed an issue by identifying a loose wire and fixing it right on the spot, which was impressive.
However, last year was quite frustrating. I had to call several times, and parts were often incorrectly replaced or delayed, notably during the summer. It felt excessive having to pay my copay multiple times due to these issues. System errors made it feel as though problems were endless until resolved late in the summer.
One consistent issue is the phone automated system. It doesn't fully capture the detailed nature of my problems, like once when I described intense noises my system made. Fortunately, the technician recognized it immediately when he arrived. Despite relaying my issue to the automated system, when contacting them, it didn't convey the full picture of the sound and malfunction, causing some complications in the communication process while placing claims.
I’ve been with First American Home Warranty for 10 years, typically receiving good service, so my experiences over this decade have been largely positive with reliable interventions on many occasions.

While I appreciate the responsiveness of FAHW and the consistency of their service online, I encountered an issue during my latest service. There was a miscommunication regarding the inspection, where an inspector from the city didn't pass something that should have already been approved. As a result, I had to open another claim and pay twice, totaling $295, for something that should have been resolved the first time.
Despite the mishap, it seemed the issue was with the technician's understanding, not First American directly. Thankfully, the attitude of the technicians was always professional. Although I encountered that hiccup, overall, communication with First American has been beneficial, and they're prompt when sending someone out if needed.
I've been using First American for a while now and decided to rate them highly because they meet my expectations and assist whenever necessary.

I've used First American in the past and they were one of the better warranty companies. I submit claims online and the contractor normally contacts me within 24 to 48 hours. Or I have the telephone number and I contact them. It's very easy to submit a claim but it’s not always easy after that because sometimes, the vendor will schedule too far out. And when they do, they cancel. If they come out and can't do the job, they have to send someone else. The quality of the contractors is so-so and First American needs to vet the contractors a little better. Everybody's situation is different but if you don't want an unexpected bill, then it's always advised to get the warranty.

This relays my 1st year with this warranty service after changing from American Home Shield, with whom I became disgusted. I made 1 call to First American regarding a problem with my heat pump. The closest service tech was in Red Bluff. I had begun the process but chose to call Ray-Mac. Mt. Shasta since they gave me the warranty and installed that appliance. Therefore, I have not had any claims with First American this 1st year with the company. I would like the ability to use the company of choice and not be limited to the limited choices of the warranty company. It would be a recommended feature for First American.

When I bought my house, there was already a First American Home Warranty on it. So, I've kept it up for all these years. Whenever I've had to file a claim, I've always done so by phone. It's a predominantly automated process where they take the order number and follow up with an email. I seldom have to speak directly to a representative, but when I do, the customer service is always fine. They've consistently been responsive, supplying any vendor I needed. Occasionally, the vendors take a bit longer than expected, but generally, they're quite speedy about resolving issues. One thing that impresses me about First American is their reliability; they've always been there when I've called for service.

For some context, I had an issue with my ceiling fans which were beyond repair. First American Home Warranty sent out an electrician who owned his own business, and to my relief, did an excellent job. He was very professional and meticulous, returning the next day to fit me into his schedule after I'd gone out of pocket to purchase the new fans myself. It's worth mentioning that while I expected the warranty might cover the fans themselves, it turned out I was mistaken.
Nonetheless, the overall experience was positive. The service speed was impressive — they responded swiftly, without any extended waiting period that could stretch on for three to four weeks. This efficiency was definitely a highlight of my experience with them. I found it in myself to offer the electrician a couple of sodas as a token of appreciation for his commendable efforts. I've even referred a couple of my friends who needed similar services. For anyone interested, reading the fine print is crucial, but my own dealings have been smooth sailing so far.

I had a washing machine repair claim early in June and the contractor initially informed me that the repair could be delayed until September, which was quite a disappointment. I even contemplated canceling my policy due to this delay. However, things took a turn when I unexpectedly received notification that my case had been handed over to Sears. When I contacted Sears, they promptly dispatched a technician only a couple of days later. The technician from Sears was incredibly experienced and efficiently fixed my washing machine without any issues. His professionalism and expertise were outstanding, and I was quite pleased with the service provided. Overall, despite the initial delay, First American Home Warranty resolved the issue swiftly and effectively once it was brought to their attention.

Absolute rip off, this company is wonderful at collecting the monthly premiums but they have 101 ways to weasel out of paying for a claim when you actually need them. DO NOT do business with this company. Totally dishonest and unethical.

I had another home warranty company, and I was not happy with them, then I didn't have a home warranty for quite some time. I Googled home warranties because I was interested in buying one again and I saw First American Home Warranty. I started a new policy with them on June 1.
Engaging with their representatives was a very positive experience. The interaction was smooth, and their professionalism stood out. The first time I needed their service, the representative I spoke to was incredibly helpful and ensured I secured an appointment without a hitch. They followed up with me. Moreover, the serviceman who visited my home was polite, respectful, and professional.
Overall, my experience with First American has been excellent so far, and I wouldn’t hesitate to recommend their services to friends and family.

First American Home Warranty came with the house we have and we've kept it for 19 and a half years, which has been a good decision overall. My experience with submitting claims has been relatively straightforward. I typically handle it online or via a call, which makes it quite convenient.
The quality of contractors used to be very good, but over the years, I've noticed some challenges with finding contractors since many have stopped working with the home warranty company. Occasionally, I need to find my own contractor, but First American makes that easy by reimbursing me. The most recent issue was with my heating system. They sent somebody out quickly, and he needed to come back with the right part. He had to order it and although that took a couple of weeks to arrive, it wasn't a part that was necessary to running the system. Getting the heating system to work wasn't a pressing matter as well since it wasn't winter, so it all worked out fine.
First American Home Warranty offers peace of mind. If something breaks down, which will happen at some point in time, I'm covered to at least have somebody come out and look at it initially, and hopefully, have the issue fixed. This genuinely justifies the cost. I truly appreciate the service they provide, and I happily give them my highest recommendation.

When I bought my house 11 years ago, I shopped for a home warranty. My neighbor had First American, so I went with them as well and my experience has been largely positive, as the process of submitting a claim is straightforward. I appreciate the convenience of handling claims online—it's as easy as selecting the service needed, such as HVAC, and First American organizing contact with a local contractor, which usually reaches out to me on the same day.
Two weeks ago, I faced an issue with my air conditioner; it wasn't cooling effectively. The contractors arranged by First American promptly made an appointment, checked the unit outside and discovered that a capacitor on the motor needed attention. They resolved the matter in about 30 minutes.
Throughout my engagements, I've found the assigned contractors to be reliable, with no significant issues. I would certainly rate my experiences highly. I enjoy working with First American. They're very cooperative and I don't have to wait on them to get back with me about anything. I've taken it upon myself to refer several friends and family members to them because of their responsiveness and proactive service.

We've had a First American Home Warranty (FAHW) policy since 2014. After paying them for over a decade, they’ve done nothing but delay, deny, and distort when it came time to actually honor our contract. Here’s how they’ve handled our failed HVAC system: ✅ In 2017, our evaporator coil failed due to a refrigerant leak. Their own technician submitted documentation recommending coil replacement — even a full system replacement — and included their “discounted” price. But FAHW simply closed the claim.
⚠️ In 2024, the issue returned. One contractor wrongly claimed it just needed to be cleaned. We paid another contractor, who confirmed it wasn’t dirty — it was low on refrigerant and had a bent duct in the attic. First American again closed the claim without resolution. 🚨 In May 2025, pressure testing showed the system had lost 3 lbs of refrigerant, compared to just 1 lb the year before — a clear progression of failure. FAHW denied the claim again, now citing “access issues” from improper installation.
When I pointed out the contract covers improper installation and code violations, they shifted again and said it wasn’t improper installation but a code issue — which, again, is also covered. Then they contradicted themselves again and admitted the evaporator coils were leaking — blaming “age-related failure.” Their own representative even put in writing that the system failed and needed to be replaced. So what did FAHW offer? 💬 They gave us two options:
1️⃣ Pay $3,865 out-of-pocket to their contractor for coil replacement — most of which was for work they labeled as “modifications,” like: Installing a drain pan. Replacing float switches. Flue pipe & duct transitions. Line set & PVC adjustments. These are not modifications — they’re essential components for a compliant HVAC repair. And they are clearly covered under the “Central Air Conditioning” section of the contract and our First Class Upgrade add-on, which we paid extra for.
2️⃣ Or take a cash-out of $1,086.33, which they claimed covers the part, labor, and code allowances. They also quoted a separate cash-out for the full coil and condenser: $1,673.75. That’s right — they offered us less than $1,700 to replace a multi-thousand-dollar, 5-ton HVAC system. And to top it off, they based that cash-out on a 3-ton unit, not the actual 5-ton unit we have. That’s not a mistake — that’s fraud.
🔁 After I pushed back and cited the contract — which says FAHW must follow current code, cover refrigerant, fix improper installation, and replace unrepairable systems — they finally admitted the coil and condenser both needed replacing. But instead of sending someone to do the work, they just lowballed us with a non-negotiable cash offer. 📄 Let me be clear — their own contract says: “Failures due to rust, corrosion, or improper installation are covered.” “100% refrigerant coverage is included.” “If we can’t repair it, we’ll replace it.” “We’ll install a system that meets federal, state, or local efficiency standards.” They ignored all of that.
Even worse, we’ve spent hundreds of dollars on service calls that should never have happened if they had just honored the claim in 2017 or 2022. They also threatened to void future coverage if we took the cash-out and used our own contractor — despite refusing to send a contractor themselves. First American doesn't provide warranty coverage. They provide delays, deflection, and deception. And the only time they even pretend to help is after you file a complaint with the Texas Department of Licensing and Regulation (TDLR). Do yourself a favor and avoid them at all costs. You’ll end up fighting harder than your HVAC system.

Quite possibly one of the worst home warranty companies we've ever used. We have an air conditioner compressor that went out. The unit is less than a year old and this warranty company, after a week of arguing with them over covering it, is trying to charge us $800 for modifications and maintenance. Modifications and maintenance on what? The unit is less than a year old. We are in touch with the contractors and they are telling us they never told the warranty company it needed modifications or maintenance. Every customer service agent we have talked to with the warranty company has been extremely rude, they are simply reading from a script and when you try to press them to get answers they are very flippant. Do not use this company! They will try and wear you out on the phone for days on end instead of covering and honoring their warranty.

We live in a rural area, and most service providers say that they can't get to us for two weeks. So far, the service provided by First American Home Warranty has been great. I like knowing that I can call them and get service right away. Submitting a claim to them is fairly easy, and all the contractors have been good. They call, tell their names, and approximately the time they’ll arrive. But hopefully they could improve their coverage. The way they have them broken out and the additions for a certain appliance is complicated. It would be much nicer if it included most of the things that a house has in it, not just a few things for the original cheapest policy.

I’ve been with First American for more than a year. Everything has been fine so far, no problems. They’ve helped me with everything I’ve needed, and the technicians have been good too. I never got the chance to compare the cost with other warranty companies, so I don’t know if what I’m paying is good or bad.

I was going through companies that offered home warranties. Some are worth the trouble. Then others are a nightmare that has a bad track record. I was trying to stay away from those. When I started looking at the ones that were more competent when it comes to, if you have a claim, they're going to make a concerted effort to do the right thing, I did see those traits with First American. So, that's why I chose them.
Over the last six years I’ve been on and off with them. I normally call in when I file a claim. I always speak to an actual person. They then send me an email on who it's going to be. There's been a couple that I didn't want to use because I've had a bad experience with them. But we don't get that option of changing out contractors.
Recently, we had a plumbing leak here that we had repaired. And they had to come back because he didn't repair it properly. And I called them back within 30 minutes. It was still leaking. As a matter of fact, I'm still dealing with that right now because I have had some cabinets replaced downstairs and repainted, and flooring that I'm working on. And I've got about maybe $7,000 to $8,000 out of pocket from this deal.
As someone working in the insurance business, one thing that I hold a hard line to is service and paying what you owe. Because first and foremost, on the insurance side are companies that are trying to skirt around, not paying what they owe. They're really sending customers to jump through major hoops in order to get a claim.
First American is consistent. I know what I'm going to get with them. So, you start to take a look at the greater of two evils. If there's a claim and it falls in the wheelhouse of what you think they will pay or handle, they will handle it. Where it gets real dicey is when you have an air conditioning concern. And then your claim really gets chopped up. If it needs a major repair, you're gonna be out of pocket anywhere from $300 to $500, maybe $1,000. Because the one thing you can be guaranteed of is that the contractor is gonna always find something that they need to add to what's not covered under your claim–drainage lines or sensors that they need to have in there. They won't do the work. So, you're gonna be backed into a hole.
When you start to take a look at the companies out there, the most consistent company that you're gonna stand a better chance of getting your potential claim paid, will be First American compared to the others.

The people we bought the house from had First American and we continued to get it every year. Filing for a claim over the phone has been good. The people are responsive. If I have a complaint, I tell them, and they listen. The only problem I have with them is they are hiring contractors who are an hour and a half hour drive away from here, in another city, going north.
And from experience, I would know that if I’m working up in that city, I’m going to take care of the people in my city first before I go out and take care of anybody else. My air conditioning went down for four days about a month ago because they hired a company that came from an hour and a half drive away. And those people are not going drive down here when they got things to repair in that area. That is the major complaint I have against them. Other than that, they are a good company.

Our experience with American Home Warranty has not been best. The refrigerator has not been fixed, although they have sent technicians out at least three times. Now the A C is on the fritz, we’re in Arizona and the best they can do is a week away in this sweltering heat and we are both in our 70’s. Unacceptable as far as I am concerned.

I got First American based on what my co-worker said, and then as I researched looking for a company, the recommendation and the review. I went on to the site and submitted the request. And usually, within 24 to 48 hours, you'll get email back indicating who will be contacting you and then that company will also call you as well.
With the last experience I had with them last week, they've been pleasant, punctual, and they did a great job. Somewhere in the HVAC, there was a leak, but the first company that came out thought it was the plumbing. So, they had the plumber come out and snake the line that was connected to the HVAC. And then when they came back, the leak was still there after they snaked it. So, we got a second opinion because the first company didn't think it was an issue.
But the company that came for the second opinion didn't see it at first. So, they cleaned out the unit. And when they came in for the second time, he went into the system and found the leak. Once he figured out what the problem was, he called to see what their coverage was. So, they ended up having to replace some parts and the unit as well

However since Christina called and solved my claim within 3 days, I'm still a satisfied customer and plan to renew my coverage. My last claim was for the water heater. I didn’t agree with the contractor First American wanted to send because they insisted on installing a commercial unit when all we had was a regular one. They did let me put in the regular one.
After it was installed, they covered the repair and the cost of the water heater. Once I sent a picture showing it was installed, my coverage was re established. There was an additional $400 because they said they’d have to run copper pipe due to the unit being in a different spot.

This policy is my brother-in-law’s. He got it when he purchased the house about six years ago. I was just following up for a repair for him because his pool pump and salt generator were defective. But the contractor was good. He handled our repairs before. The only drawback with it was that the parts took a long time to get. It took a week and a half for the pump. And it took us almost two and a half weeks to get the salt cell replaced. But everything is working fine now. I like going online and getting the service started.

The most recent claim I had with First American was a quick visit. It was just double-checking my electric panel. And the electrician came out, and he said it was fine. And he did a repair on some wires that were fried, and it was fine. I liked that particular electrician a lot. But there were also a lot of First American technicians who were not great. It was either that their knowledge was not good, or they just didn't want to do it.
A while ago, I had a guy come out. He was nice. I haven’t had to deal with any people who are rude or mean. There was a problem with the leak in the two sinks in the main bathroom. Under one of the sinks, I have some copper plumbing and some galvanized plumbing. So, instead of him fixing the pipe, he said he’s not gonna mess with it because it’s galvanized. Instead, what he did was he just put in a new faucet, which I didn’t need.
And what I had been told by one of their technicians was that insurance companies like First American don’t pay their technicians very much money. So, their technicians are not motivated to do work the right way. They do it as quickly as possible. They wanna get in and get out, because they don’t get paid very much. So, they take shortcuts.
I also had a dishwasher repair, and the technician left the soundproofing sticking out of the front of my dishwasher. And I got frustrated. And I just didn’t have it in me to go through calling First American again and complaining, which I've done a lot of. I’ve done a lot of escalations with them. When I called the plumber directly, they would tell me that it's fixed. And I'd tell them that it's fixed, but it's awful.
So, then I had to get on the phone and start from scratch with First American. And depending on who I talked to, some of them would say that it's sloppy, but it's fixed. And I get frustrated. And it makes me not want to call them again. I’ve actually looked into other home warranty companies because of that.
Another one was, again, the dishwasher. So, they had to pull the dishwasher out for something. And when they took the dishwasher out, they had to unscrew the dishwasher from the countertop, ‘cause it screws into the bottom, underneath the countertop. Well, a couple of days later, the dishwasher was crooked and falling out of the cabinets. It was loose, and it was coming out of the cabinets because they didn’t screw it in properly. So, I had my daughter’s boyfriend come over and fix it.
And I know they have a 30-day warranty. Well, with the dishwasher, the guy came out. And because I open and close the dishwasher a bunch of times every week, it was over my warranty. And they also won’t cover stuff like a dishwasher falling out of the cabinet because they consider it cosmetic. And because of the work that this guy did, I was stuck. Because even though he broke it, they considered it cosmetic. So, there’s a certain amount of accountability that your customer service reps do not take on behalf of the company.
And so, what I’ve had to do several times is the only way I’ve gotten the work done is I have escalated to corporate. And the corporate were the one that said I could get my own person and they’ll pay for it. And I have the name of the person that I’ve escalated to, and I’ve done it a few times. And I’ve had to call out my own technician, get it fixed, and then First American reimbursed it.
So, I don’t necessarily trust the technicians. There’s been a couple that I did end up trusting. But for the most part, I don’t trust the work that the technicians do. And it’s sloppy, but not all of them.
I have one more that was upsetting. And I haven’t decided whether or not I'm gonna stay with them yet. I’ve been with them for 20-some-odd years. And when I signed up with them, I got the top-tier coverage. And then I find out that they have changed their policies, and there was another upper level of coverage. And because I don’t have the upper level of coverage, they wouldn’t cover me. And I told them that I was never notified that there was a different level of coverage. They never told me, so I never had the opportunity to change my coverage.
And so, because my coverage was not top-tier anymore, that particular call I made, they would not come out and fix it. And I haven’t changed to the top-level coverage yet because I’ve been thinking about changing companies because of stuff like this.

When First American can’t find a contractor, they should offer something upfront just to get the job done. That way, I don’t have to go through the trouble of finding someone myself. If I have a warranty and they’re supposed to be the ones finding a contractor, then it shouldn’t be dumped back on me with a seven-day deadline. How am I supposed to find someone in seven days? The warranty company does this every day.

My name is Anil **, and I switched to First American Home Warranty this year for coverage on my two properties. I’m writing to file a complaint regarding Service Request - 621270902 and Property Address: **, Tega Cay, SC 29708. The request was submitted for a broken garage door spring at my rental property. First American assigned the job to "#1 Garage Door Company." Unfortunately, the technician informed me that they do not service Wayne Dalton garage doors, which is the system installed on my property. Rather than replacing the spring — which is covered under the warranty — the technician quoted $1,099 to replace the entire system with a new torsion spring system. This was unnecessary and far beyond the scope of the original repair.
I immediately contacted First American to request a different technician or a fair cash-out option so I could hire someone qualified. They refused to assign another contractor and offered no real resolution. Since this is a rental property, and I did not want to inconvenience my tenant, I hired an outside technician who completed the spring replacement for $508. To my shock, when I followed up about reimbursement, First American said they would only pay $30, despite spring replacements being included under the warranty. This decision was deeply frustrating and felt like a violation of the service agreement.
To use an analogy: it’s like your car insurance saying they cover flat tires, but the assigned mechanic doesn’t work on your tire brand, quotes a full wheel replacement, and when you fix it yourself, the insurer gives you $5 for gas. I am extremely disappointed by First American’s handling of this claim — from their inadequate contractor network to their unreasonable reimbursement offer. I’m requesting a full and fair reimbursement of $508, which reflects the actual, necessary repair that should have been covered.

We apologize for any inconvenience you may have experienced during the handling of your claim and thank you for bringing this issue to our attention. We are always looking for ways to better our service and your feedback is an invaluable part of the process. Our records indicate that on June 10, 2025, you placed a claim for your garage door opener not working. First American dispatched independent contractor #1 Garage Door LLC (#1 Garage Door) to diagnose the failure. #1 Garage Door reported to First American that upon diagnosing they found a broken spring, recommending to replace it. First American authorized to replace the spring. Additionally, #1 Garage Door recommended to replace the second spring, the bearings, bracket, drums, cables, torsion tube, and to balance the door to work with the new spring. #1 Garage Door quoted $1,099.00 to replace these items, however, because the items are working and not faulty, First American did not authorize the replacement of such items. Please refer to your warranty contract, Limits of Liability Number Seven, which states:
“Company is not responsible for the following: any corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to permits and haul away fees (unless included in your plan selection), construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by covered repairs or replacements except where noted in the central air conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like.”
On June 12, 2025, you declined the spring replacement with non-covered cost. First American provided you the option to accept the spring replacement or as alternative option accept cash payment in lieu of the spring replacement for $85.00. This amount includes all cost to complete the spring replacement. The cash payment is based on First American’s negotiated rates with its suppliers and are non-negotiable, which may be less than retail as indicated in their warranty contract, Limits of Liability Number Fifteen, which states:
“You and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company’s negotiated rates with its suppliers, which may be less than retail. If you accept cash payment, you are required to repair the Item or provide a new replacement and send proof of repair or replacement to Company. The Item will not be covered under this or future Contracts until such proof is provided.”
On June 19, 2025, First American received your independent contractor’s invoice for replacing the spring and requesting reimbursement for the repair. Please be advised First American will not reimburse for services performed without prior approval. Please refer to your warranty contract, IMPORTANT Section, which states:
“Company will not reimburse you for services performed without prior approval. Company has the sole right to choose a Service Provider.”
On June 23, 2025, we processed cash payment in lieu of the covered spring replacement in the amount of $85.00. Please allow 7-10 business days to receive the check. Additionally, as gesture of good will, we refunded the service call fee of $125.00 back to your credit card on file. Please allow 5-7 business days for the credit to reflect, depending on your credit card company.

My refrigerator was leaking water. The technician said there was a frozen pipe in the back and they needed to clean it up. We had to put some steam up there and got it unplugged. It’s an old refrigerator that has been in the home even before I moved in. I was thinking I was gonna have a new refrigerator, but they repaired it instead. I’ve had First American for several years, and this was my first claim with them. I just called the number and told them what my issue was. Immediately, they let me know it was gonna be assigned to a technician. By the next day, they gave me a call and I waited for the technician. It was a good experience.
My only problem was with the schedule. They told me the technician was gonna arrive any time between 7:00 a.m. to 6:00 p.m. I can track the person on my mobile phone, but I had to stay on that the whole day. I also got a letter that the service fee to send out a technician is gonna go up next year. But still, they fixed my problem with the refrigerator and I wasn't out of pocket. I’m glad it’s working right now.

I’ve been with First American for three or more years. Their technicians are good. I had a recent issue with the washer and dryer. It still didn’t work, so we just went ahead and hired somebody else to fix it and paid out of pocket for it.

It took three visits over three weeks before First American got the heat pump fixed. They ran into some problems and had to order a part, but they got it fixed. Fortunately, I have a unit at each end of the house so our bedroom stayed cool. The guy was very professional and kept me informed.
I had a problem in the past. I've got additional refrigeration on the contract and the refrigerators were very similar, however, they have different model numbers, and that was listed on the request for service. When it came time for the second one to have a problem, they said they’d already done that one. I had to fight that about three times before they came out and finally fixed it.

Hot water heater went out on a Saturday morning. First American "scheduled" a call from Contractor. After no call from contractor, I called First American back and they said the contractor would call either Monday or Tuesday!! I was without hot water!! I talked to them multiple times about getting a contractor out that day to no avail!! I asked if I could get a local contractor to replace the water heater. They said to be covered, I would have to wait until Monday or Tuesday!! Fine customer service!!
I got my Heater installed by another contractor on Sunday!! Now they say they will NOT reimburse me for the installation, because I did not get a referral!! If I needed a referral, why didn't they say that in at least one of the 6-8 calls that I made to them that day!! Needless to say, they will NOT reimburse me for the water heater replacement after paying them each month to cover it!! Great Customer Service!! NOT!!

Once we tried to turn the air on, it wasn't getting cold. It was just steady blowing. I reached out to First American, and the technician that was sent was good. The air is fine right now. I hadn't really had to use either, but I did cut it on so it is blowing cool air.

I was in the real estate and mortgage business for 30 years in my life, and First American Title was one of the title companies I did business with. At that time, they had come out with the first home warranties I ever heard about. I was always told by people that had them that they were the best thing in the market.
I’ve only used them a few times. They have an online system where you can file your request of a service order without having anybody to answer the phone. You pay your money upfront, and I always get a call back within 24 hours to set up an appointment. I actually got an email back to notify me of who they selected to make the service call.
My only issue with them is when they assigned a contractor to me for a dishwasher. I got the name of the company that was gonna be contacting me, and I checked them out online. They had some horrendous reviews and stories about months where people couldn’t use their ovens or appliances because they promised to show up and but didn’t show up on time. Consumers have filed complaints with the BBB. And upon sending that complaint to this contractor to find out who was at fault, this contractor never ever replied. So Better Business Bureau kicked them off of their program because they would never respond to any inquiries.
I contacted First American Home Warranty and told them I wanted somebody else to be assigned. I wanted an appliance repair company but the one assigned was a general contractor. They refused to do it and asked me why. I told them about the reviews I had read, and their response was unless I had a personal bad issue with this particular company, they would not assign anybody else. So, I canceled that request and paid for my own dishwasher.
But then they redeemed themselves because a few months later, I had an oven issue and needed my range replaced. What I thought was gonna be wrong is what it turned out to be. They assigned the same company that I didn’t want on my dishwasher. I called back First American and told them again I wanted somebody else. It really bothered me because when you’re talking about appliances, a general contractor is not normally who you would call. But it worked out all right. I ended up keeping that contractor because all I thought they were gonna do is replace the oven door. They turned up replacing the whole range.
The only problem with the range was it worked fine, but the oven door glass, which was a little window in the middle of the oven door, was cracked from top to bottom inside. I didn’t want it to break and explode. The guy came out and was on time. He took the model number and said they could replace the door. They got back to me a couple of days later and told me they could not get the part ‘cause the range was around 18 years old. Even though it worked perfectly and only had the broken glass, they were gonna have to replace the whole range.
The range was delivered and plugged in, and it worked out just fine. The old one was hauled away and they didn’t have to repair anything. I would have thought they would have appliance repair companies that they would send out to do appliance repairs.
Overall, in terms of communication, getting us set up and quickly getting back to me, First American was good. They charge $100 for a service call from every contractor, but that’s the only money I’d ever have to pay. Whatever they say I need, they do it, and I don’t have to pay anything else for it.

First American, in general, is good in the 11 years that I’ve had them. The person who answers the phone is very responsive. Their techs have been a mixed bag over the years, from something absolutely horrible that I don’t want them sent to my house again. Because they tried to extort money from me. And others who were claiming that things needed to be done, like a toilet getting replaced when it didn't have to be replaced. It just needed a new float. In these later years, they've been much better. And the last folks who have been here have done really good jobs.

I have been with First American Home Warranty for two years now. Recently, I filed a claim for a sink issue, and the contractor came out at the time they said they were going to come out, which was a couple of days after I called them. They had to replace the hot water spigot on the bottom of the kitchen sink. They've done a good job. I haven’t had any complaints with them.

I'm not pleased with First American because the contractor they sent had to come back. The first person came after three to four days and said what was wrong with it and they ordered the part. They then came back and sent a different person to fix it, but he didn't know what he was doing and he didn't know what the part was for.
When he left, he didn't know how to turn the water on, so I fixed that myself when the water came on. He told me that the ice dispenser will work when it gets ice, but it doesn't work. So we rescheduled for them to come back out. I would say the process took about two weeks.
I also don't like the Sears company they use because every time I've tried, it takes a long time for them to get there and the quality of work is not necessarily where it should be.

We have been without air conditioning for going on 9 weeks. I literally have to call them everyday to get an update and from their call center in India or wherever it is, I get the same run around every time. No sense of urgency and absolutely ZERO help. They employ companies who can't get enough work on their own and are average at best. The first company they sent installed my air handler incorrectly (with wrong valve) and it caused my compressor to go out. Now I have to wait for them to verify the issue before they will fix it. They offered me a $1200 "buyout"...that doesn't come close to covering the repairs that are needed due to their negligence. If you have a choice, I strongly suggest using another warranty company. Even their management tells you what you want to hear to get you off of the phone. If they cared at all, I wouldn't write this.

The contractor replaced your air handler. We received information from you that you were still experiencing failure. We placed a recall; the contractor was unable to service your air conditioner within our guidelines. We dispatched EMS HVAC LLC DBA EMS Home Services who reported compressor failure. We authorized the replacement of the compressor. Please see Limits of Liability number four of the contract.
The cash payment option was offered as an alternative to the repairs. We have spoken with the contractor and are pending additional information about your air conditioner compressor, air handler valve, and condenser.

The air conditioning motor has been replaced and it has been working fine up to this day. I called Complete Air Mechanical and asked them to speed up the process of shipping the motor so that it would arrive as soon as possible. Complete air Mechanical heard my request and we had the motor shipped within two days. Bottom line, I am very happy with the service.

Stay Away – 6 Years and Over $4,000 Down the Drain. I was a loyal customer of First American Home Warranty for 6 years, paying about $65/month—more than $4,000 total—expecting peace of mind and coverage for major home systems. What I got instead was a complete nightmare. They renewed my contract every year without giving me updated or clear information about what was covered. When my AC unit broke down, they offered me a ridiculous $95 cash-out option. The contractor they sent was unprofessional and did nothing other than say, “We’ll contact the home warranty.” Then I was told I’d need to pay $700 out of pocket to fix it.
Their customer service was dismissive and unhelpful. They claim to cover and replace, but the reality is you have to fight for every dollar and still end up paying out of pocket. It feels like their whole business model is built on draining people of money while delivering the bare minimum in return. As an American citizen, I will continue to share this experience to warn others. I’m also filing a complaint with the Better Business Bureau. If I had saved the $65/month instead of paying it to them, I could have bought a new AC unit outright. DO NOT trust this company. Do your homework and spend your money elsewhere.

Your air conditioning failure was reported on March 22, 2025. The contractor diagnosed a failed dual-shaft motor and delay relay and recommended replacing the blower motor. The repair included an optional but highly recommended maintenance for $418, which can be completed by a contractor of your choice (must submit proof of completion), and $289 for a float switch, which is a required code upgrade. These items are not covered under your home warranty contract. Please refer to your home warranty contract under Limits of Liability numbers 7 and 14; see the contract for details.
The cash payment option was offered as an alternative, in light of the non-covered costs associated with the repair. As requested, we also sent a second opinion contractor for a full re-evaluation. The second opinion contractor confirmed the original diagnosis.
At this time, there are two available options: you may proceed with the repair by agreeing to the non-covered costs of $707.00, or you may accept the cash payment in lieu of the repair in the amount of $742.18 for parts and labor. This amount reflects First American’s negotiated pricing with its suppliers and may be lower than retail costs. It is a fixed, non-negotiable amount. FAHW sent a contractor to fix a clogged drain in our shower. The contractor did significant damage to the shower structure. FAHW has refused to stand by their customer and get the damages covered. If all goes well, they are good, if their contractor causes any damages they will bail on you.
Thank you for bringing this matter to our attention. We are always striving to improve our service, and your feedback plays an important role in that process. According to our records, on August 25, 2025, you submitted a claim regarding a plumbing issue in your home. In response, we dispatched our independent contractor, Bishop Plumbing, who identified and cleared a stoppage in your drain line. At that time, they reported the issue as resolved and the system operational. Subsequently, on September 16, 2025, you informed us of damage to your home that you believe resulted from the repairs conducted by Bishop Plumbing. As noted in your warranty agreement, secondary damage is not covered under the terms of the contract. You may refer to the warranty contract section, Limits of Liability, Number Four, which states:
“Company is not responsible for consequential, incidental, emotional distress, pain or suffering, tort or exemplary damages, secondary damage, loss resulting from the malfunction of any Item, or a Service Provider’s delay or neglect in providing, or failing to provide, repair or replacement of an Item due to shortages of labor and/or materials, or any other cause beyond our reasonable control.”
However, to assist you, we submitted a claim with the contractor’s insurance provider on your behalf. As the matter has now been addressed through the appropriate insurance channels, we consider this issue closed.

They have contractors who make up non-existent problems to scam customers and pocket the money for themselves. Example: A 10 minute or less wash of my HVAC unit ended costing me $400.00. The contractor told me unless the HVAC cleaning is done the FAHW will not authorize replacement of a capacitor and a motor in my HVAC. When I contacted FAHW they were wishy washy about their contractor's deceptive behaviour. I am going to cancel my service with FAHW based on more than one incident for their inability to provide quality service to me.

This business is very reputable, I have never had a problem with them, they have always come through and repaired whatever was I needed fixed with No Hassle. Although once they sent out a SHADY Contractor to fix my AC, and when I reported that the Contractor was being shady, they switched me to a different one ASAP. They can't VET all of the bad ones perfectly, but they noted the Contractors Name and accommodated me without a problem.

Took time off from work for scheduled plumbing issue with contracted Sundance - appointment was cancelled by Sundance and has not been rescheduled. Still trying to get this scheduled. Ordered HVAC spring tune up. Sundance spent two minutes at my house. Did not fix problem. Had to spend additional payment to have diagnosed which has not happened yet.

According to our records, you placed a claim on April 25, 2025, for a spring HVAC tune-up. NW Sundance Services (NW Sundance) was dispatched and reported the tune-up was completed on April 30, 2025. That same day, April 30, 2025, you placed a claim for your air conditioner noting NW Sundance had indicated the system would need to be refilled for further assessment and an additional service call fee was paid. Under the provisions of your home warranty contract, under the Pre-Season HVAC tune-up section, is service beyond the tune-up is required, an additional service call fee is due. Sunrise HVAC was assigned to that claim and are pending an update from them on when they can service.
Regarding the plumbing, the claim was placed on April 30, 2025, and NW Sundance was dispatched. You advised us NW Sundance serviced on May 13, 2025, and indicated the repair would not be covered. On May 14, 2025, NW Sundance advised us their records indicate the failure is outside of the main foundation of the home, and they will be following up to provide their full report. Kindly note, to be covered, items must be installed within the main foundation of the home. You may refer to the Important section of your home warranty contract. Filing a service claim is easy via an online form. Technician called within 24 hrs to make appt which is a 3hr window 6 days later, not too bad. Technician arrived on time and was professional and very knowledgeable, able to explain what's wrong (which is a very common issue with all Samsung fridges) and quickly got it back to working order without having to replace anything.

Good and bad experience. Quick service scheduling mostly and issue also gets resolved. However, my dishwasher has the same water leak problem for months now. Had to pay $125 service fee twice, and had to reopen the case 1 more time. So, total 3 visits by the contractor. However, Issue still not fixed. So, may need to pay again.
First American Home Warranty (First American) apologizes for the inconveniences and delays the consumer has experienced with their dishwasher claim. First American's records indicate the consumer placed a dishwasher claim on January 21, 2025. The claim was dispatched to independent contractor A Go Home Appliance Repair Inc who diagnosed the unit having no mechanical failures. On March 2, 2025. the consumer contacted First American and advised they were still having issues with the dishwasher leaking. First American sent A Go Appliance Repair Inc back to the home and the contractor replaced the gasket and seal, tested the unit and found no additional issues. On March 20, 2025, the consumer reported to First American that the dishwasher was still leaking. A Go Appliance Repair Inc returned to the home, tested the unit, and stated there were no leaks at the time of service. First American contacted the consumer on May 12, 2025, and the consumer has indicated the dishwasher leaks intermittently. First American has contacted Appliance Tech Now and Services Inc to provide a second opinion diagnosis on the dishwasher. First American will continue to follow up with the contractor and the consumer throughout the diagnostic process to ensure any issues are fully resolved.

2 contractors have tried to fix our unit since 3-13 and the part can’t be located yet. First American can’t locate it either. It’s now 5-8. Our current contractor says the part no longer exists and his manufacturer is trying to find the replacement part, but no luck so far. I think it’s time to replace the unit!!

According to our records, you obtained a one-year home warranty contract through a real estate transaction which became effective on March 6, 2025, and is set to expire on March 5, 2026. On March 25, 2025, you placed a claim for your Sub-Zero refrigerator not cooling or freezing. All Valley Appliances Heating & AC (All Valley) was dispatched and reported the start relay for the compressor and the cap for the service valve for your freezer were missing. Additionally, All Valley reported the cap for the service valve for your refrigerator was missing causing a freon leak in the unit. Under the provisions of your home warranty contract, under Limits of Liability Number Two, repairs required as a result of missing parts are not covered. As a result, we denied coverage for the repair of your refrigerator. On April 1, 2025, in the interest of customer service, Need Appliance Repair (Need Appliance) was assigned to provide a second opinion.
On April 3, 2025, Need Appliance reported the start device for your refrigerator was missing and some wiring had been cut. Therefore, we again denied coverage for the repair of the unit.
On April 22, 2025, you provided an invoice from a contractor you hired, Rodeo Appliance, and as your home warranty contract had only been effective for nearly three weeks, we requested a copy of your home inspection report (HIR) for review.
On April 24, 2025, Rodeo Appliance advised us that none of the parts requiring replacement were missing and the failure to your refrigerator was the result of normal wear and tear. However, upon review of your HIR dated January 3, 2025, we found the inspector noted that your refrigerator does not keep a low enough temperature in either the refrigerator or freezer sections. Under the provisions of your home warranty contract, under Important, items are not covered unless they are in safe working order at the start of coverage. Therefore, we again denied coverage for the repair of your refrigerator.
While we understand the diagnosis provided by Rodeo Appliance differed from that of All Valley and Need Appliance, our decision not to cover the repair of your refrigerator remains unchanged as it is listed in your HIR, which is dated prior to the start of coverage, as failing.

FAHW once was a customer focused and result driven company. When I initially chose FAHW it was quick to diagnose and resolve issues. Years later, FAHW's focus is on finding a loophole to avoid providing service. My family and I have been displaced due to the HVAC not working. The heat is unbearable. FAHW assured me my issue was flagged as an emergency, yet it has now been over 8 days with no resolution. Not to mention they do not work proactively for the customer's benefit.
I have to call several times a day to ensure the process is moving forward. 3x I discovered the process stalled, despite my calling, which led to an additional 24-hour delay each time. I was offered a portable ac unit with a $150 limit then told it has to go through another 24 hour review period!!! As it stands now, it will be 11 days before FAHW responds as they do not prioritize updates over the weekend or seemingly ever. If it was their family or loved one, would it be acceptable to continue to delay and stall on repair?

I needed a refrigerator repair, and the technician that First American sent was professional and knew what he was doing. They had to order parts and come back, but they returned within three to four days, which was a reasonable time. Everything is still working fine for now since the repair, and it went better than expected. I've had a different repair company come out for the same problem before, and they had to come five times before they figured out what was wrong and fixed it. The technician First American sent got it right on the first try, and that made me really happy.

First American is a good company and it has saved me a lot. They normally come right on out and I've never had an issue. But when I referred to my mom, she couldn't get anybody to come out. Maybe because it’s a different area, different neighborhood, but she really doesn’t live far from me. It takes forever to get anybody, but once you are able to reach them it’s good.
I did have one incident that I didn't like. I had an electrical issue that was going on and it could’ve done something to the heater as well, because all of it went out at the same time. They told me I could do two claims, which I did. They came out, did the electrical part, and then they said I had to call back and pay another $85 for them to come back out and do the heater. So, I felt that wasn’t called for. They sent somebody totally different to check the heater and I had to pay another $85. I got a whole new hot water heater, and I end up having to pay more money, but it's fine.

I'm not happy with First American right now. I've been a customer for five years, and I purchased the best, most expensive plan. I recently filed a claim for a faucet, and they told me outdoor faucets aren’t covered. Come to find out, faucets are not covered at all no matter where they are. I tried to find out what was going on, got passed around so much, and nobody could answer my question. When I finally got ahold of somebody, he told me my plan didn’t exist anymore and the people that had that plan were grandfathered under it, and I never got any communication in regard to that. So, my rates have gone up, the service fee has gone up, and my benefits have gone down.
I just called somebody out and paid $550 out of pocket. I got someone that is one of First American’s selected contractors because they’ve sent them out several times, they were awesome, and I really liked them. They were always Johnny-on-the-spot. I also had a claim for a microwave that got denied a while back and I never understood why that was. So, I'm looking around to see what other home warranties I can find.

I requested a service about my garage door chain issue on last Monday (04/14/2025). In the process, the representative from First American Home Warranty (FHW) company decided to assign a contractor called Safeway Garage Door, which did the service on the same door a couple of years ago. During the old service, they started adding one after another when they came to fix the broken spring issue only and took another ~$600 apart from what I pay to FWH as premium (~$65/month) and (~$95 per service request). With that said, I requested another contractor so that I have a fair service, but FWH still assigned the same vendor intentionally even after they promised to send another vendor. Today they came and as usual they are asking for more money to fix issues when they came to fix the broken chain issue.
Please also note that FWH rejected my claim after they took $95 service fee apart from the monthly premium and I clearly talked to FWH about the issue. I agreed to file the claim when they said that the parts are covered under my coverage, but after the contractor landed at my home today. Unfortunately, FWH does this deliberately and repeatedly - in this case, it seemed like they take premium and service fees to just to get contractor why they like so that they get the whole cost from the customer. They deliberately and purposely misled customers. They also changed my premium and service fees without my consent. The representatives also lie to get the fees about the coverage so that the contractors can come and make money. In my view, FWH and their select contractors have some kind of handshake arrange to cheat customers together.

Horrible service in every way imaginable. Dishwasher has been broken for 4 months, 6 technicians have came out 6 different times and still won’t replace it. The technician told us it wasn’t fixable at this point and they still won’t replace it. They are cheap and nobody should use this company.

I contacted the warranty co. and they told me someone would get back to me in about 24hours, which they did. They told me that they didn't have anyone in this area so I could contact a plumber myself. So I did that and forwarded the bill to them and I was reimbursed what I had paid the company.

Worked with us to get a new refrigerator-efficient and patient trying to satisfy us. We took the payoff offer instead of the refrigerators they suggested, Waiting to receive the check in the mail-told expected time frame would be 7-10 business days to get check. I was researching home warranties and First American came up and they were the only one that called so I just decided it was a good idea to go with them. I’ve been with them for several months now.
I filed a claim for my HVAC system. The motor burned out. My HVAC servicing company detected a defective motor. We took a picture and I called. I didn't know how the procedure worked, but that got straightened out. And their people came up, made the repair, did it in a timely fashion, and I was very pleased with it. The technician was really good. I recommend First American.

I’ve used First American on two different homes, starting in the fall of 2018, and I typically submit a claim online. It’s a brief and fairly simple process. If your appliance is covered, the claim goes through a local service provider. We’re quite rural, so it’s a bit of a drive for them, but I haven’t had any issues. Submitting a claim hasn’t been an issue for me.
Over the past seven years, I’ve had a few different contractors. Early on, I wasn’t as pleased but the most recent contractor, Service Pro, has been exceptional, very informative, communicative, and they work well with me and have a good relationship with First American. They’ve done oven and washer-dryer work for me and the service has been exceptional. Appliance delivery and hookup has been a bit different, usually handled by another vendor like Lowe’s, that’s a different experience.
I had two issues. The washer wasn’t draining well, and the dryer wasn’t drying properly. That’s not a good combination. I contacted them and they came out. They replaced the washer’s water pump to improve drainage and fixed the dryer’s fan motor-blower, which had failed to blow properly in the dryer and which caused me to do multiple loads, sometimes three to five to get clothes clean and dry.
They ordered the parts and the technician came out in a timely manner. The parts were shipped directly to me, and I’ll let them know when they arrived. He drove an hour and a half to install them, but they were the wrong parts. After contacting First American or the parts vendor, another two to three weeks passed before the parts arrived and they were wrong again, the same as the first order. At that point, it became clear the correct parts for this washer-dryer combo weren’t available, so they replaced the machines.
I have no complaints. It’s been simple for me, the website is easy to file a claim with, which is good. The key for me is the service provider who comes out, they’re the face of First American. When they communicate well and do quality work, everything goes smoothly. I’ve had a few claims, like one for HVAC.
I was a little surprised about what was covered and what wasn’t. I’m not very technical with HVAC, and I ended up paying $1,200 to $1,400 out of pocket because certain things weren’t covered under the warranty. I wasn’t aware of that, but it was how the contract was written. The provider did everything in a timely manner and handled it well.
I haven’t really shopped around for the price. It’s not cost-prohibitive, especially considering I have the upgraded coverage and I’ve got everything in the house that can be covered.

First American has great online service. They have been protecting my home since 2014. When I first purchased it, I was looking for home warranty companies and ran across one of their commercials. The deciding factor for me was the service call fee. At $50 or $60, it was lower than anybody else’s.
It is fairly easy to complete a claim submission online. While no information is given about the contractor beforehand, they try to contact you by phone or text within 24 hours.
A couple of the contractors didn’t get back with me within 24 to 48 hours, and I had to call First American to get another one. An improvement would be having a list of contractors they work with, because you have no way of knowing beforehand.
My most recent service call was for the air conditioner. I’m not sure what they did, but everything is functioning fine so far.

The contractor was supposed to show up btw 9am and 1 pm.. and let me know beforehand when they were they were going to show up. I live in a gated community and and were to make an another time that day... They did phone and say they were at the gate I quess around 4;30.. at that time I was in my backyard and away from the phone.. I called them and they already left and said they wouldn't come back..

I wasn't happy because I had to be the one to find someone to do the job and pay them up front. I googled appliance people in my area and called one that had a very good rating. Everything was down with them that day, but they gave me the name of a very nice man whom they said was super good.
He came and went ahead and fixed it. It came to $104, so it wasn't bad. I later called to ask him exactly what it was so I have an explanation for First American Home Warranty. He sent it to my computer so that I could do what I was supposed to. First American got the money to me right away once I sent the receipt to them.
While they did send the check, the whole point of having it since 2017 is the convenience that they will do the picking and sending. I was very frazzled at the time, thinking I didn’t know what to do. Also, I always get scared when something breaks, and I have to have somebody come into the house because I’m immunocompromised. I always ask them when they get here to wear a mask, although they've all been really good about that.
I’m already worried about the fee going up this year.

I was looking for a home warranty insurance, and the people whose house I moved into had First American. I tried to submit the claim before, and I did not like talking to them. I’d been trying to explain what the problem was, and they did not understand. Also, they are getting expensive to pay.
But, the techs they sent out were great. I was showing them the problem, and we understood. My light was blinking, and when I turned it on, it would go dim and it got light again. They said they had fixed it, but they didn’t. I explained to them that the time before, they didn’t do a good job. So, they came back out. One of the other switches had messed up, and it affected that light. So, they needed to relook at what they thought they fixed and they fix it. When I keep calling back, I get what I need taken care of.

The last electrician I had at my home was unbelievable and went well beyond the call of duty. My ceiling fan needed a new remote receiver. However, the one that he ordered didn't fit, so he went to First American Home Warranty and told them about it. He ended up ordering me an entire new ceiling fan that did work and the payment was covered by First American. It took 2 to 3 weeks, but he pulled through even though he didn't have to do that. He was amazing. I'm glad that they had a good electrician for the part of California I live in, because they don’t have someone in my area to take care of our septic system. I got to find someone myself.

I've had First American for almost two years. When I submit a claim, it really wasn't bad. I called and someone called me back the next day about scheduling an appointment for somebody to come. The person came, but they had to get a part, so they had to come back, which was understandable.
But my stove has been acting funny ever since it was repaired. Sometimes when I open my oven, the light doesn't come on. There are two lights on the back of the stove, one says hot surface and the other one is something similar. One of those lights stays on for hours after nobody's used the stove. But it is still working, so that's why I didn't call back and make a complaint.
I would tell anybody that I was satisfied with them. They were easy to communicate with. The serviceman was very pleasant and explained what he was doing/ I would say I have no complaints.

It's very hard to get ahold of First American Home Warranty. We've had them for a long time and it's not good. They don’t let me talk to a human being very easily when I am making a claim. The other thing is, sometimes you're talking to people in another country.
So, it's always been a problem. And then I have to go into their website, which I don't do. I'm 83 years old, and I'm not like a young person who's technologically adept.
Well, our last experience with the people from Atria Services Appliances was very good. The dishwasher flooded the kitchen. Then First American Home Warranty sent a very good person out, who was technologically good.
Well, in addition to the flooding, he also fixed and replaced the electronics that needed to be replaced.

I had a broken dishwasher and First American sent a tech pretty quick. The tech came in and ordered the part. The part took a long time to come in but when it did, he came back and fixed the dishwasher. It was working right since and everything was great.

I've called in a few times for repairs and all times they have sent inexperienced contractors who take forever to get anything done and repairs have taken 6-8 months with many visits. If you don't work from home and need to take time off for repair people to come look at the issue and not do anything then this company is really NOT for you. They also constantly close the claims so I'm constantly having to call them to re-open claims. They detached my dishwasher from the hose and now won't re-attach it or replace the hole that is now ruined from being detached by them in October after 6 plumber visits to look at it, say they'll be right back and not come back or that they need insurance approval and then just close the case. Better off just watching a YouTube video and doing the work yourself, it will be better quality, less of a headache, and take less of your time than having one of the one star companies they send do anything.

I called the company after they had been to our house to check the drain going out from the washer. It was clogged and when it drained the water filled the kitchen floor. The technician who came said we needed to replace our pipes because the standard pipes installed now are larger than they were in 1960 when the house was built. The woman who answered the phone was rude and hung up on me. She wouldn’t answer the phone when I called back thinking there was something wrong with my phone. This time she didn’t answer. The technician was supposed to call with the name of a company that would do a maintenance check on something he recommended, no call. My husband called and the woman told him that I was rude when she was the rude one. That caused a problem. I don’t recommend Plumbcraft for anything.

I will save anyone who reads this review a lot of headaches and problems. DO NOT sign up with First American Home warranty. I have made the mistake of thinking things would get better with each claim I filed. They only got worse with each event. They find every reason to deny claims and when they actually send a technician the work is subpar or the wait for the parts is weeks, not hours or even days. Once I complete my current claim which has taken a month and is still unresolved, I will terminate the service and never waste my money or time with First American again!
According to our records, on March 07, 2025, you placed a claim for your water heater leaking water. We dispatched the independent contractor Evolution Plumbing LLC who reported an internal leak and recommended the water heater be replaced with modifications of $1700.00. We approved the replacement water heater with modifications.
On March 10, 2025, Evolution Plumbing sent you a message saying that they wanted to speak with you and go over the estimate for the modifications. We would like to speak with you about your water heater options. We have left a message with the contact information to speak with us.

After my warranty ran out, that was on the manufactured home I purchased, I decided to go with this company. BIG MISTAKE & WASTE OF MONEY! I would be a very moderate user, but I did have a faucet leak and then a kitchen sink that stopped up. It took me weeks before somebody contacted me back after submitting a claim for service. They kept trying other country companies. No one would call.
They finally sent out a plumber. Although I had explicitly said and asked them about it, telling them exactly what was wrong over numerous phone calls. THEY should have known What I was approved for, before making these appts & EHST WAS OR WASN'T approved on my plan & sent someone out anyway! Really poor custoner service! And when a plumber finally came out, he looked at the sink, he said, they don't do mobile homes. But this was clearly known by this company when I joined. Plus this plumber didn't bother to put covers on his shoes. He was traipsing in really filthy shoes across my carpet. He looked at my bathroom leak showed me paperwork saying that not covered & he left.
This whole thing went on for like a month and a half, I finally asked to speak to a manager and I canceled the service. Canceled on the very day the auto pay was processing at my bank. I asked the manager if he would make an adjustment, considering the clear and service I had been through, I did not feel I should pay a full month for month for nothing. I was a new customer. I hadn't used their service up until this point. He apparently did not care or emphasize. He refused. I did notify my bank and they stopped payment. And yet it turned out that they provided documentation that Won their case? So even if they were right, very poor customer service & very bad business to treat, a customer like that, who had a horrible service that never did get anything fixed. And then on the very day it was the new month was processed. See me on my bank. I canceled the service and they insisted on taking the payment for the next month anyway.
And it seems like it was just a money grab, they don't really care about the customer. They care about the money. And good luck. If you won't have a complaint. And really disappointed in the fact that even though they sent people out, they still would not address a a clogged kitchen sink. Nor leak in faucet in my bathroom. And regardless of the fact that I may not have had the plan when I canceled, I realized this is just not worth it. Paying them monthly. It would be better to just save the money. Aside a fund, for appliances and such a breakdown.

First American is doing an excellent job. I like the ease of working with them. I’ve been with them for seven years, ever since my son recommended it to us. And I couldn’t be happier with the way they handle claims. They follow through and keep me abreast of what’s going on. I usually submit claims online, and I don’t have any problem with it at all.
The last claim I had was probably a heating unit. And the guy was out within a couple of days and got the problem fixed to my satisfaction. But all the claims I’ve had have been handled so well. I’ve had a very good experience with First American. I don’t know that I’ve ever had one that didn’t complete the job. So, it is a great bargain and saves you money, time, and effort.

I’m very happy with First American Home Warranty. I’ve had them for five years, and I would recommend them. I knew about the company when I worked in real estate years ago.
My stove’s oven only partially worked. I couldn’t get it beyond a certain heat, so they sent somebody out, a very nice man. The technician was very pleasant and professional. He went back and he had to order a special part, but six weeks later they found they couldn’t get it, so First American replaced the stove.

I'm a Realtor, and First American was the one that we chose when we closed on our home. Typically, a home warranty is always added to the negotiation.
Submitting a claim involves interacting with a call center where they're reading a script. They're very nice. The level of customer service is usually very high, but it's definitely a call center and it's definitely a script. If anything has to be escalated, it becomes a nightmare.
Every one of our claims had to be escalated. Luckily, because I'm in the industry, I was able to call the sales rep. This would not be something a normal consumer would know how hat to do. I called the sales rep. I had to escalate it with her, and she would get me to somebody internally who was fantastic. This person was absolutely phenomenal, but it was the fact that it had to always get escalated.
The problem that you're dealing with with home warranties, and especially First American, are their vendors. It's not necessarily First American's problem, but the vendors that they select are horrendous. Will I ever have a client use First American again? Absolutely not. I will never sell that warranty system to anybody because of our experience. And like I said, I'm in the industry. And here's the problem -- they're all the same. It's just a level of frustration that you're gonna have with it.
I was without an oven and a microwave for months, and we just got it two weeks ago. They sent out repair after repair after repair, and they couldn't fix it. They couldn't figure it out.
The person I dealt with on the inside, her name is Amber. She was phenomenal, but it was the idea that it had to get escalated to her. She was basically our caseworker the whole time. Home warranties in themselves, even though I'm in the business, I know all they are is a bit of reassurance for a buyer. That's what it comes down to. They are all worthless.
With home warranties and call canters, there's no help. It's a script. They'll put in the order and refer it out to a vendor. Once it goes out to the vendor, it's a Hail Mary. Expect the worst and pray for the best. Our furnace went out, and you're blessed because you have a home warranty. Because that part of it does help. But what we had to go through in order to get it fixed, it's crazy.

After researching various home warranty providers online, I went with First American Home Warranty, and my overall experience with them has been positive, especially with the technicians who have been knowledgeable and kept me informed in previous situations. However, I am currently dealing with a frustrating issue regarding our refrigerator. The refrigerator has been out of order for six weeks, which is challenging with an active household and two teenage children.
The main problem lies in the lack of communication and updates from the technician handling this case. Unlike previous experiences, this technician didn't inform us about the issues, the parts needed, or the timeline for repairs. He mentioned that we should notify him if the refrigerator wasn't functioning within 24 hours, but clearly, it wasn't working when he left. This has led to additional delays as parts are ordered without proactively informing us of the diagnosis or expected arrival times.
Despite this inconvenience, First American Home Warranty has overall been satisfactory in the past two years. If this situation were resolved, my impression would remain high, as their service and technicians have generally been reliable and effective.

First American's record indicate you placed a claim on the refrigerator on January 20, 2025 and the claim was dispatched to independent contractor LG Electronics. The contractor has indicated to First American that they found the refrigerator to have a leak on the high side, so they replaced the condenser, filter dryer, and 3-way valve. Once that was completed the contractor flushed and recharged the system and then found the evaporator and tubes would need to be replaced. The contractor ordered those parts and is the process of the completing the repair. First American will continue to follow up with you through out the repair process to ensure completion of the repair or any further steps that may need to be taken. I first learned about First American Home Warranty around seven years ago when I bought my house. Someone mentioned it to me as a beneficial option for insurance in case something in the house needs repair or replacement. I decided to go for it, and overall, it's been a positive experience. Every year, I've noticed the deductible increases; it started around $50 and is now about $95-$97. Despite that, filing claims has been hassle-free, and they've always taken care of any issues I've had without needing repeat visits.
I would describe having First American Home Warranty as providing peace of mind, and the service has been excellent. If asked by a friend, I’d definitely recommend it.

I've been using First American Home Warranty for a couple of years now. I initially heard about them from a friend. Over the years, I've had to file a few claims with varying experiences. For instance, I had to pay $800 out of pocket for a new water heater, which was a bit of a hassle because they didn't cover everything. On the positive side, when my ceiling fans stopped working, they replaced them quickly, which I appreciated. I typically contact them by phone and my experience with their customer service has been mixed; it largely depends on who you speak to. Sometimes they're incredibly helpful, while other times not as much. On balance, though, I find the service to be good. If a friend or family member asked me about First American Home Warranty, I would tell them that it’s a good company and overall, I'm satisfied with their service.

As a long-term customer of First American Home Warranty, my experience has generally been positive. I prefer using their automated phone system for claims because it's more straightforward and doesn't require me to remember passwords, unlike the website, which I find cumbersome. The phone system also seems to have more options or these options are easier to understand. With the website, I haven't used it as often, but it seems that there are some things I can't do then I'm stuck because I can't finish what I was doing and then I have to call anyway. The technicians who have come to my home have been satisfactory. My only suggestion is to consider improving the cost to have someone come over, as it seems a bit high. Overall, I'd rate First American Home Warranty around 4 stars for their service.

Updated on 02/27/2025: The technician said that they need a limit switch and a fan switch which First American said that they ordered on Amazon. ETA is March 4th. So they want me stay in a house without heat for 3 weeks. I asked to have someone else come look at it or even pay to get fix and get reimbursed. They declined. Today is day 10 without heat while I have a home warranty.
Original Review: Not sure the home warranty with them is worth it. I have been without heat for 8 days now in the middle of winter with a kid with asthma. I contacted them since day one and their contractor is taking their sweet time to get it fixed. When contacted first American they say it can take up to 12 days. I offered to get it done by a different contractor and pay for it as long as I get reimbursed they said no. The contractor they sent misdiagnosed the issue so we going on day 8 with no idea when it’s going to be fixed. The contractor company doesn’t even answer my calls to keep me updated.

Don't waste your money!!!! I have maintained a First American home warranty knowing I had two furnaces that were both old. Now 30 years of age. They still run but a reputable HVAC company came to due a tune up. They shared pictures of cracks in the heat exchanger, biological growth on the AC condenser, the motor that was rusted and seized. They told me the furnace was not safe to use. When calling First American, because I refused to pay $75 for their hack to come out and try and band aid a failed system, I got zero dollars for my furnace AC replacements after 7 years of paying for the home owners insurance. A complete waste of money. I recommend it to no one.

We’ve had FAHW for almost 2 years with 0 claims. Our microwave started losing power and not working. Alik Appliance came out and said it needed a new fan but then told FAHW it was installed wrong and they closed the claim. I called and spoke to Supervisor Gerardo ** who sent out a new contractor Proper Appliance Repair and were told it needed a new control panel. Looked on our portal over a week later said waiting on part to come in then a week after that it said claim closed!
Again I called in, spoke to supervisor Stephanie at ** who said she would be calling the contractor because the new report didn’t make sense. I emailed her and while on the phone she emailed me back. I sent her a video of what is going on with our microwave and I have never heard back from anyone since! I’ve emailed 4 times with zero response. This company is definitely scammers! We’ve had American Home Shield for 10+ years prior to this with 2 claims and we’re never treated this way. I’m disgusted with this company! No one should give them their business and of course this morning my account is debited for my monthly payment and my microwave is still broken!

I have been a customer of First American Home Warranty for about 15 years due to my work in the mortgage business and my need for a home warranty for my rental house. I initially chose them because I had a good relationship with a local representative who made the signup process very easy.
Throughout my time with them, I have filed numerous claims, and I've always found the process straightforward. Currently, I'm managing about six or seven claims, and I've had up to nine at a time. While it sometimes takes time to get a contractor from their list, they typically arrive in a timely manner.
I've been very pleased with their customer service. The communication is clear, and they handle contractor arrangements effectively. I both file claims online and by phone, and the experience has been consistently positive.
I would definitely recommend First American Home Warranty to friends and family looking for a home warranty. In fact, I have recommended them several times. Overall, I rate my experience with them 5 stars across various aspects, including customer service, service quality, and pricing, which I find to be typical for the industry.

My experience with First American Home Warranty was quite tumultuous. During my first claim, they sent someone who failed to fix my stove and claimed nothing was wrong, which was frustrating. It wasn't until Sears came out that the issue was finally resolved, although I never want the first company back in my house. Fortunately, I didn't have to pay the service fee again for Sears.
The initial response time was slow—it took nearly two weeks for the first technician to arrive, and I was without a stove for almost a month. After getting the right parts, Sears was quick and came the following week to fix it.
When it came to submitting the claim, I called in. The representatives were good, although the service was lacking when I had to report the unresolved issue. They gave me the runaround, claiming a private agency handled it with extra charges, before emailing me that Sears would take care of it.
Overall, it took a long time to resolve everything, and I had mixed experiences with the technicians. I’d rate the service at 4 stars.

I've been using First American Home Warranty since purchasing our home, as it was included in the closing process. We've had the home for about 3 to 4 years, and during this time, we've used the service a few times. Submitting a claim was straightforward and easy. Notably, we encountered an issue with the pilot light in our heater. After submitting a claim online, we received a response within a few hours, and a technician came out within 2 or 3 days. The issue was resolved quite efficiently in less than an hour when they arrived. We've had no further issues with the pilot light since.
However, we experienced some electrical problems with our circuit breaker panels. First American could not resolve this due to the nature of our complex's setup, which required an HOA-level solution first. Consequently, we needed to address this issue through a different route.
Regarding the technicians sent to our home, they have always been fine in terms of attitude and knowledge. Overall, I would rate First American Home Warranty 4 stars out of 5. Their customer service merits a 3, reflecting my experience with the limitations in handling our complex-specific issue. I find the pricing for their services to be fair and would rate it a 4.

I have had a generally positive experience with First American Home Warranty. In my most recent claim for a heater issue, the technician did a fantastic job and arrived on time. However, I've faced challenges with the responsiveness and availability of service providers, as they sometimes don't show up or take a long time to arrive. A particular concern is that they only fix the immediate issue, like a pipe, but don't address the resulting damages, such as drywall or paint.
Additionally, the customer service experience can be frustrating due to language barriers and difficulties in reaching a live person. I would prefer speaking with someone directly rather than navigating through an automated system or communicating online.
Despite these issues, I see value in having the warranty, especially since it covers my three properties. For example, they replaced a $3,000 heater, and I only had to pay $560. Overall, I'm happy with their service and would rate them highly, although there's definitely room for improvement in certain areas.
Lastly, I want to acknowledge the great service from the representative I spoke with, who was attentive and efficient in handling my queries. Overall, I'm grateful to have this warranty as a reliable safety net for unexpected issues.

15 years and done with them. So clear in photo it is normal wear and tear and they say it is not. That pipe has been there for 25 years and has never failed but just broke due to wear and tear so why would they disapprove it?

At 73, I felt it was time to get a home warranty. When I spoke with the representative, she was very helpful and I explained my situation. I have a home on my ranch in a rural area, no paved streets, etc. and I explained how my ground level manufactured home was set up, particularly the water line that runs along the outside - 3-4 inches away - from my foundation but under large covered porches. She said that they would be considered covered. There is a gate valve that is approx. 18" underground in a covered box that serves this water line and, IF we have freezing temps., I can turn that line off.
Well, I went around and checked all my water lines in October and found that this valve was leaking and I decided to contact FAHW as I know I would be unable to replace it. They sent out a plumber - from a good 40 miles away, he in his truck, a young "apprentice" in his truck - show up. They look at the valve, go into my heated utility room approx. 5' from the valve, the older one for some reason cycled my well pump on and off a couple of times, went back to the leaking valve and told me what they would do. OK - then, they left!
Several days later, I receive an e-mail from FAHW saying that the valve would not be covered as the damage was done to freezing because it wasn't UNDER the house! #1 - the area it's in never freezes as it's well protected/insulated. #2 - this water line feeds only 3 faucets that serve as fire protection for the home and placed WHERE IT CAN BE REACHED! When I called the plumber (who went by different names) he told me that he would fix it for $325! No way, FAHW had immediately pulled their fee of $100.00 out of my account the day I called in. When I called to talk to them, I had difficulty understanding any of the representatives and I felt that they didn't understand me as they kept repeating the same thing! NEVER AGAIN! Beware of this company as well as the "contractors" they use!!

We are always looking for ways to better our service and your feedback is an invaluable part of the process. Our records indicate that on November 14, 2024, you placed a claim for pipe close to the hose bibb was leaking. First American dispatched independent contractor Manor Plumbing LLC (Manor Plumbing), to diagnose the failure. On November 20, 2024, Manor Plumbing reported to First American that upon diagnosing the pipe they found the gate valve located outside the main foundation of the home leaking due to possibly a freeze as the pipe is not buried/protected. First American denied the claim as we only cover items that are located within the confines of the perimeter of the foundation of the primary living quarters or garage. You may refer to your warranty contract, Important Section, which states:
“This is a Contract for repair or replacement of specified appliances and home systems. This Contract covers only the items specifically identified in this Contract as covered (Item(s)) and excludes all others. Items are not covered unless they are in safe working order at the start of coverage. This Contract does not exclude pre-existing conditions only where such conditions were known or should have reasonably been known by Company or its sales agents. This Contract does not cover Items for which Company previously paid cash in lieu of a repair or replacement unless such Item was repaired or replaced and Company is provided proof of such repair or replacement. To be covered, Items must be installed for diagnosis and located within the confines of the perimeter of the foundation of the primary living quarters or garage (except for coverages purchased that, by their description, are located outside of the foundation, including well pump, septic tank, sewage ejector pump, pressure regulator, air conditioning, pool/spa equipment or plumbing plus).”
On February 11, 2025, as gesture of goodwill and customer service, we refunded the service call fee of $100 back to your credit card. Please allow 7-10 business days for the credit to be reflected.

I got First American because I have a couple of homes and I hated managing it myself. I liked the initial discount that they gave and the amount of services that they provided. Submitting a claim is relatively easy. You can do it on the website. My last experience wasn't as easy because it wasn't generating any leads, and so I had to call and get it done, but it still was easy. The contractor that came to my house recently was very good. He's knowledgeable and he explained to me why I was having the issue that I was having. He offered me some suggestions on what I could do to help my situation, which he couldn't fix that situation, but while he was looking at the problem, he noticed a different problem, which he did fix, and it was cleared by First American.
What I like most about First American is having support in emergency, and what could be improved is maybe having more vendors available. When you do have an issue like I had, and the system is not being able to find anyone to fix it, and then having to call and they find someone and then calling me back about it, that sometimes makes you a little nervous. Other than that, First American is a good resource to have.

I've used First American for a while with different homes. The lady that I usually use, Cindy, is the reason that I went with the company. My account right now, for some reason, was switched over to corporate account so I'm just waiting for it to expire so that I can switch back to Cindy because of her personal experience and I can call her when I have a problem and she gets things taken care of for me.
First American has the best price and it covered everything that I needed to be covered. Some of the vendors or the contractors that get called aren't people-friendly, so I've had to request different contractors instead of the one they send because they haven't always been nice, cooperative, or capable. I submit my claims online. It's easy. I just fill out the form. I recently had a refrigerator-freezer claim. The freezer wasn't freezing, so all the ice cream was melting.
On the technician's first visit, he just came in, wrote down the model number, and said he was gonna order parts. So, I was a little concerned because he didn't look at it. He didn't really assess any of the parts. He just ordered parts and then he came back about a week later and switched out the parts. And then it took about 48 hours for it to start working again, but he didn't explain that it would take time for it to reboot. He just put it in and left. As far as First American, I've been rating it a 5 and I have referred them. They're responsive and that when they use Cindy directly, I get real personal attention. The pricing is great. As far as improvement, they could allow customers to use contractors that they know are in the area and dependable.

I really liked most of the technicians that First American sends to my home. I got very frustrated with the refrigerator repair that they ordered parts that the technician knew wasn't gonna fit. I had them sent straight to the house, and they sat there for weeks while we waited to get another technician out to say, "No, those parts don't fit." Then we waited for months to get a new fridge. I was really frustrated. It took almost two months to get the refrigerator resolved, and I was living out of the cooler. First American has been really good on plumbing issues, but I feel like they have taken a lot longer with the appliances. We only have one oven and one fridge. We need those things fixed quicker.

I have filed several claims. It has been going well. There had been a couple of times when the people that First American Home Warranty have had come out weren't doing the right thing with the right product. We've had a bit of issue with that, but not enough to make a big federal deal out of it. When you're dealing from afar and over the phone, with the computer, it's hard to know exactly who's coming to the house.
We've had several claims that they have taken care of in a way that was proper. They've done the job that they contracted to do. We've had a couple of times we had problems with our pool. They did exactly what should have been done and it was good. We've had a couple of other appliances that have had issues. We had a dishwasher that broke. They sent a contractor out to fix it. The guy who fixed it said it can't be fixed. So, First American will replace it. They sent us a model number and a replacement possibility. I have no idea about dishwashers. So, I had no idea whether that was a good or not. The one we had was upscale. And the one we got was mid-range. It cleans the dishes and it does fine. It's hard for them to know exactly what the right product is. I felt like we got downgraded a bit. But no business or entity is gonna be perfect. We've been very happy with the job that they've done.

I've had to use First American Home Warranty several times and I'm very happy with the service. I like the security of knowing that if there was anything that went wrong, I could just make a phone call and pay the 85 fee, and have somebody come out here and take care of it. I got online, filed the claim, and the person that did the service got back to me. Every time that I've had a call, they were very quick to respond, set up an appointment, and I've been very happy with the service that I've got from the contractors that First American uses. It's worth the peace of mind, especially buying a used home or previously owned home that is about as old as this one is. Anything can go wrong.

I'm very happy with First American Home Warranty. Anytime I've had to call First American, they have sent contractors and took care of it. This is the third year I've renewed them. They pay a lot more than others. Also, they pay more if you have air condition or a heater that went out. I recently had toilet malfunction. The contractor got the part and put it in.

I was shopping around and First American had the best deal. Their customer service was good and the reps weren't overly pushy. They had good follow-up. Submitting a service request is all done via the app and normally, you’ll get a text message that says who your provider is. There was one time I had to call First American to follow up on things but it's always been positive and super easy to use. The techs have all been from reputable companies that I have known in the Omaha area. We've had various services done and all of them have been done well. The quality of work is great.

I have been a patron of First American for over 10 years. This home service has been used for everyday home repairs. We have had issues with one of our AC units for the last three years. When summer comes, the AC unit breaks down, we call First American, they put a band aid on the problem, and it putts along for the remainder of the summer. This past summer, the AC unit failed (again). We called First American, our home warranty service.
-"Your system needs to be replaced."
-"Your system uses old coolant that California is not allowing in the state."
-"Your system needs to be "REPLACED"... Your home warranty will cover this replacement."
I received an email from First American Home Warranty stating that the unit needed "modifications" and the "cash out" was $1700 (approx.). I contested this, as I relayed that the technician their company sent stated the system needed to be replaced. I told the company we were in the middle of a heat wave and that I had children in the home. They were not willing to help...only with the cash out. I paid over $8600 to have a new unit installed. I am contesting the buyout the company gave me for this. This is a predatory endeavor by First American Home Warranty, as the language the company is standing behind, seems to give them leverage in not fulfilling their contracted obligation to replace my AC unit.
I sought out multiple experts on this issue, and the concrete consensus is that this Home Warranty is fraudulent in their approach. I am asking that the company void the $1700 cash out, which only covers less than 20% of the AC unit replacement and fulfill their duty with a complete reimbursement. I am hoping with your help, I can be a part of a class action lawsuit against this company as this practice fails to meet the contractual agreements found within the service I pay for on an annual basis ($900).
Hello Trevor, we reviewed your claim for your air conditioner. We apologize for any delays caused during the handling of your claim.
According to our records on June 26, 2024, you placed a claim for your air conditioner blowing hot air when the unit is on, and the fan stopped. We dispatched Central Air Conditioning and Heating who reported the condenser downstairs was empty cracked and evaporator coil needed to be replaced for compatibility with modifications totaling $2275.00. We authorized the replacement with modifications. Please see Limits of Liability number seven:
“Company will pay up to $250 to correct code violations when effecting approved repairs or replacements. Company may, at its option, pay you in lieu of performing the work. Company is not responsible for the following: any other corrections, repairs, replacements, upgrades, inspections or other additional costs to comply with federal, state or local laws, utility regulations, zoning or building codes; paying any costs relating to construction, carpentry or relocation of equipment; gaining or closing access to Items except where noted in this Contract; and, alterations or modifications made necessary by existing equipment or installing different equipment except where noted in the Central Air Conditioning section of this Contract. Company will not alter structure to effect repair or replacement, nor refinish or replace cabinets, countertops, tile, paint, wall or floor coverings or the like.”
On July 10, 2024, we spoke with you and provided you with the modifications cost. We were advised by you that you were not in agreement with the modifications. We offered you cash in lieu of the replacement cost of the condenser $1128.28 and evaporator coil $499.61, totaling $1627.89. Please see Limits of Liability number fifteen:
“You and Company may agree on payment of cash in lieu of repair or replacement. Payment is made based on Company’s negotiated rates with its suppliers, which may be less than retail. If you accept cash payment, you are required to repair the Item or provide a new replacement and send proof of repair or replacement to Company. The Item will not be covered under this or future Contracts until such proof is provided.”
On July 19, 2024, you agreed to accept the cash in lieu of the replacement of the condenser and the evaporator coil. We processed the checks on July 22, 2024, for the amount of $1627.89.

I first became aware of First American Home Warranty when we bought our house; it was included, and we've kept it for 18 years. My experience with the technicians has been hit or miss—some are good, some not so much. Recently, we had an issue with our garage door—it still isn't fixed, and I haven't heard from anybody about it, so I'm not sure where things stand.
First American is quite efficient when it comes to handling claims; they promptly reach out and send someone out. However, the quality of service seems to depend on the specific company or person they send. I've already paid the service fee for the garage door repair, which has been months now, and am still facing issues. I contacted them once, and they responded, coordinating with the service provider, but that's as far as it has gone.
Overall, I'd rate First American Home Warranty four stars due to their quick response on claims, but there's room for improvement with the follow-up and quality of service contracted.

I first heard about First American Home Warranty when I purchased my home; my real estate agent recommended them as part of a negotiated deal. It’s been close to a year since I started using their service. I’ve had a mix of experiences with them when filing claims. On one occasion, my ceiling fan in the master bedroom, which was a good brand, needed replacement. Unfortunately, the replacement they provided didn't match the quality or color of my original fan; they opted for the cheapest option available, which was disappointing.
Conversely, when my dishwasher broke, the service was impressive. The technician arrived a day earlier than expected and fixed the issue promptly, taking only about an hour. This experience was smooth and stress-free. However, I've found the customer service lacking, as often my calls are routed through an automated system, which I find impersonal. It would be better if I could speak with a live representative. Based on my experiences, if a friend or family member asked me about First American, I'd express hesitancy recommending them, especially considering how they handled my ceiling fan issue. If a major appliance needs replacing, like a stainless steel fridge, one might not get a like-for-like replacement, which is concerning.

I've been a customer with First American Home Warranty for over five years, and my experience has been consistently positive. Recently, I had a plumbing issue at one of my residences, and First American promptly arranged for a contractor to assist. While the timing depended on the contractor's schedule, First American made sure everything was organized seamlessly. The contractor was extremely professional, thorough, and explained the issues clearly. The repair took around 30 to 60 minutes, and everything was left clean afterward. I always recommend First American to friends who ask about home warranty options. They are the only company I would use.

I have mixed feelings about my experience with First American Home Warranty. Initially, I heard about them through a recommendation and have been with them for about seven years. The challenges with the service started when I had a claim for my fridge. The ice machine wasn't working, and although they repaired it, the problem persisted.
The repair company closed my service request, falsely stating the issue was resolved. Now, I am in a predicament where First American Home Warranty requires me to submit a new service request after 30 days, which includes a $95 fee. This fee is unfair as it's for the same unresolved issue from November.
Although the technicians are prompt, they often provide minimal information and lack the same aptitude as a previous technician who quickly resolved past issues with my fridge. Based on these frustrations and the financial inconvenience, I'm quite displeased with my current situation.

I had a claim experience with First American Home Warranty concerning my garbage compactor. I found out about them through my broker, who recommended their services. The process for replacing the garbage compactor took a couple of weeks as they waited for the unit. Despite the wait, I appreciated the technicians they sent out. They were very polite and worked efficiently to complete the job correctly. Overall, my experience with First American Home Warranty was positive, and I would recommend their services.

I've had a long-term relationship with First American Home Warranty, spanning over 50 years. Recently, I had an issue with my dryer, and their technicians came out to fix it. The repair was temporary, but the dryer is working fine now. I've dealt with these technicians before, and they have always been satisfactory.
What I appreciate about First American is their reliability. When called, they respond and address the issues. It’s a service I’ve stuck with for decades. They just need to get someone in the country, but overall, my experience has been positive. I’d rate them a 4 out of 5.

I had an electric claim with First American Home Warranty for one of our outlets that lost power. They connected us with a company that came out a couple of days later and resolved the issue promptly. In my recent experiences, the technicians they send out have been really good. The claim process is all done online, which is seamless for me. After I submit the request, I'm informed that a technician will reach out to me, usually on the same day or the next. I pay a $100 fee online, and then the technician comes out to service the claim. Although I used to have problems with them in the past, their service has been outstanding over the past year or two. I would rate my experience a 4 out of 5.

My experience with First American Home Warranty has been quite satisfactory. As a property manager, I've used their services about three to four times a year on behalf of Richard, the property owner. The process of submitting service requests has been efficient and smooth, though I usually need to call in rather than use online systems. The technicians and representatives I've interacted with have great attitudes, and the contractors they've sent out have been good as well. Overall, based on my experience, I would certainly recommend them to others.

I was with First American Home Warranty for three years on two properties. The only time I tried to use them was when the garage door opener broke. It was clearly broken as you could see the gears were in pieces. I called and they sent a contractor out. After a day I was told the repair was NOT covered. I called and they explained the door was not covered. I told them the door was not the issue it was the opener. The contractor reported the door was too heavy and that was the problem and the door needed to be replaced.
The contractor then called me and said he could fix the opener without using First American Home warranty for $500. I called and told First American all this. Told them it was clearly a scam and the door was the same door that had been there for 15 years. They said I could pay the fee again and have another contractor come out. I ended up installing an opener myself for $140 and it has worked just fine for years now. They kept my service fee and no offer to return it even when asked. Total scam. Just like I was told, the contractors will tell you everything that is not covered is what needs to be fixed. The only time First American was nice is when they were selling me on their product or keep me as a customer. When they are needed they do nothing for you. Stay away.

Absolutely the worst customer service! We filed first repair order for our dishwasher 11/23. First American Warranty sends totally incompetent contractors who have yet to fix the machine. Now almost 2 months later, still not fixed. As importantly, the company does not care about the customer.... No return phone calls; failure to follow up as promised; totally blaming others. All they cared about was collecting the $85 service charge for each and every visit. Shame on you! Would never use this company again.
